Silverstone is The Quarry’s entry point in two senses. It sits a tenth of a mile inside the gate, and it is, with Ironstone, where The Quarry’s recorded prices start. What follows is what daily life in a Silverstone home looks like, drawn from the recorded declaration, the county’s parcel and address records and federal aerial imagery, not from marketing copy.

What Is Silverstone at the Quarry?

Silverstone at the Quarry is a phase condominium created by Centex Homes under Florida’s Condominium Act. The Declaration of Condominium of Silverstone at The Quarry, a Condominium, was recorded December 22, 2005 at Official Records Book 3952, Page 4060 of the Collier County public records, 131 pages including the survey exhibits, articles and bylaws (Collier County Clerk, OR 3952 PG 4060). Each owner holds a home plus an equal undivided share of the common elements and one vote in the association (declaration section 8.1.1). The Quarry Community Development District bills the same homes as its “Coach” product class, which Silverstone shares with Ironstone and Nautica Landing.

Fourteen Buildings, Four Homes Each

Collier County’s address layer and tax roll give every Silverstone home a building number and a unit number. Building 5 is 8775 Coastline Court at the south end, and the numbers climb north to Building 18 at 8723 Coastline Court (Collier County site address points). In every building, units 101 and 102 are on the ground floor and units 201 and 202 are upstairs. The building numbers match the declaration’s phase numbers: FEMA’s 2012 letter lists Phase 5 at 8775 Coastline Court through Phase 18 at 8723.

Where Silverstone Sits Inside The Quarry

Silverstone sits just inside the Quarry Drive entrance, on the west side of the road, about 0.14 road miles from the gate by our measure on the public OSRM routing engine. The Beach Club at 8975 Kayak Drive is about 0.64 road miles north, and the golf clubhouse at 8950 Weathered Stone Drive is about a mile by road, although it stands only about 150 meters west of Building 18 across the lake and the course. Federal aerial imagery from February 2023 shows the fourteen buildings in a line between Coastline Court and a lake behind them to the west, with a golf hole beyond the water (USDA NAIP imagery via USGS The National Map).

Who Owns in Silverstone?

Silverstone leans toward second-home and investor ownership more than The Quarry as a whole. In the county’s 2026 preliminary roll, 17 of the 56 homes (30.4%) carry a homestead exemption, against 54.3% of all 900 Quarry homes; 7 of the homesteaded homes are downstairs and 10 are upstairs. Owners’ mailing addresses tell the same story: 21 are in Florida, one is in Canada, and the most common out-of-state addresses are Illinois (6), Pennsylvania (5), New Jersey (5) and New York (4) (Collier County Property Appraiser, 2026 tax roll). In plain terms, about a third of Silverstone is someone’s year-round home, and turnover is steady: 23 of the 56 homes have recorded at least one qualified sale since January 1, 2021.

A Day on Coastline Court

A Silverstone day starts at the garage. The declaration makes the driveway in front of each home a limited common element reserved for that home and maintained by the association, and it requires trash and recycling containers to be kept inside the garage, not at the curb between pickups (declaration sections 6.2.3 and 17.10). The gate is a few minutes’ walk away. A short drive or cart ride north takes you to the Beach Club’s resort pool, lap pool, fitness center, tennis, pickleball and bocce, and to the Q-Bar on Stone Lake, which every Quarry owner uses through the community association (Quarry Beach Club). Errands are outside the gate: the Publix at the Shoppes of Pebblebrooke is about 1.5 road miles from the entrance.

What Silverstone Does Not Have

Silverstone has no private pools, no yards of its own and no private docks. The declaration does not create a Silverstone-only pool or clubhouse; residents use The Quarry’s Beach Club. It bars motor homes, trailers, boats, campers and commercial trucks from being parked outside a garage (section 17.12), so a boat owner uses the Quarry Community Association’s boatyard and community slips instead. Golf is not included; the Quarry Golf Club is a separate, optional membership. Silverstone at the Quarry Market Snapshot: What Silverstone Homes Actually Sell For

Silverstone at the Quarry recorded two resales in the twelve months to August 28, 2026, both downstairs homes at $450,000, and one closing in the Southwest Florida MLS in the year to September 26, 2026. Two sales are too few for a median, so we list them and widen the window to five years, where 16 sales show the real market.

Silverstone is a 56-home market, so every sale is a comparable and the difference between a downstairs and an upstairs home, or between an original and a renovated interior, is larger than any market-wide trend. Below are the closings, what the county recorded about each, what is for sale now, how prices have moved since Centex’s first sales and how we read the numbers.

The One MLS Closing and the One Active Listing

The Southwest Florida MLS search behind this page (Development THE QUARRY, closed within 365 days and active, pulled September 26, 2026) shows one closed Silverstone sale: 8775 Coastline Court, unit 102, a downstairs 1,654 square foot home listed as two bedrooms plus a den and two baths, which closed on March 27, 2026 for $450,000 after 65 days on market, at 90.02% of its final list price of $499,900, or $272.07 per listed square foot. On September 26, 2026 one Silverstone home was for sale: 8723 Coastline Court, unit 202, an upstairs 2,297 square foot home in Building 18 at $749,000, after 25 days on market. One listing against one MLS closing in a year is a slow pace, and it is why pricing in Silverstone has to be built from the deed record as well as the MLS.

The Two County Sales in the Last 12 Months

Collier County’s sales file records two qualified Silverstone sales between August 29, 2025 and August 28, 2026: 8723 Coastline Court, unit 101 (Building 18, downstairs) for $450,000 on October 21, 2025, and 8775 Coastline Court, unit 102 (Building 5, downstairs) for $450,000 on March 26, 2026, the same MLS closing described above. The October 2025 sale does not appear in the MLS records we reviewed for the last 365 days, so we count it from the deed record. Both sold at $272.07 per square foot of county base area. No upstairs Silverstone home recorded a sale in that window.

Why 8783 Coastline Court Is Not a Silverstone Sale

Coastline Court holds two condominiums, and it matters for pricing. The county roll places the 56 homes at 8723 through 8775 Coastline Court in Silverstone and the 16 homes at 8779, 8783, 8787 and 8791 Coastline Court in Nautica Landing at the Quarry, a separate condominium built in 2014. An upstairs home at 8783 Coastline Court sold for $850,000 in March 2026, and its MLS record carries only “The Quarry” in the subdivision field. That home is Nautica Landing on the county roll, so it is not in any Silverstone figure on this page. Five Years of Silverstone Sales, Floor by Floor

Widening the window until it holds at least ten sales, the first window that qualifies is sixty months: 16 qualified Silverstone sales from August 29, 2021 to August 28, 2026, at a median of $642,500. With 16 sales the median is the mean of the two middle sales, which here are two different sales at the same price, $642,500 each.

Upstairs vs Downstairs

Upstairs sells higher in Silverstone, but not by the full size difference. Over the five years, 7 upstairs sales had a median of $735,000 and 9 downstairs sales a median of $619,000. On a per-square-foot basis downstairs homes actually sold higher: the downstairs sales averaged $348 per county base square foot and the upstairs sales $322, calculated as the mean of each sale’s own price per square foot. Buyers pay more in total for the larger upstairs plan and more per foot for no stairs. The county’s 2026 values make the same split in a single number: $447,150 for every downstairs home and $591,825 for every upstairs home.

The history has four chapters. Centex sold the first generation in 2005 and 2006 at a median of $451,300. The downturn cut resale prices roughly in half, to a $229,000 sale in 2012. Prices recovered slowly to about $300,000 downstairs and $350,000 to $370,000 upstairs in 2019 and 2020, then jumped in 2021 and 2022, with an upstairs home reaching $875,000 in January 2025. Since mid 2025 the downstairs price has reset: $630,000 in April 2025, then $450,000 twice.

What the County Says a Silverstone Home Is Worth

Collier County’s 2026 preliminary roll values Silverstone uniformly by floor: $447,150 for each of the 28 downstairs homes and $591,825 for each of the 28 upstairs homes, a median of $519,487.50 across all 56 (Collier County Property Appraiser, 2026 tax roll). Just value is the county’s mass-appraisal estimate for taxes, not a price, but the downstairs figure sits within a few thousand dollars of the two most recent sales, which tells you the county has already priced the reset in. A buyer’s tax bill will follow the purchase price over time, because Florida’s homestead cap resets at a sale (Fla. Stat. 193.155).

Our Read of the Silverstone Market

Our read is that Silverstone is a two-price neighborhood going through a correction on the ground floor. Upstairs homes held a $695,000 to $875,000 band through 2025, while the two most recent downstairs sales, at $450,000, gave back most of the 2022 to 2023 gain. The public record does not say why; condition, the timing of each sale and the wider Florida condominium market after the 2024 and 2025 condominium-law changes are all candidates, and we do not assign a cause we cannot document. What the record does say is that a downstairs seller in 2026 is competing with two $450,000 comparables, and an upstairs seller with a $735,000 sale from July 2025 and an active listing at $749,000.

First-Hand: What We Check Before We Price a Silverstone Home

Before we price a Silverstone home we check six things a listing sheet rarely states. First, the floor and building, because the building number tells a buyer when it was finished and where it sits on the lake. Second, the unit’s own record in the Clerk’s index: shutters, impact windows and any lien history. Third, the FY2027 CDD line for the folio, which runs from $1,992.51 to $2,427.48 for 55 of the 56 Silverstone homes. Fourth, the condominium and Quarry Community Association estoppels. Fifth, the unit’s lanai and garage condition, which the owner maintains under the declaration. Sixth, every Silverstone and Ironstone sale in the same plan for the last five years. We tracked all sixteen Silverstone sales since August 2021 for this guide, and that list is where every Silverstone price conversation starts.

How Did Silverstone at the Quarry Come to Be?

Silverstone at the Quarry came to be as the first condominium Centex Homes built in The Quarry: the declaration was recorded on December 22, 2005 with one building, and Centex added a building at a time through February 2007, finishing fourteen of the eighteen buildings the declaration allowed.

The Quarry itself was a working limerock mine before Centex began it in 2004, inside the 2003 Heritage Bay planned unit development, as our guide to The Quarry sets out. Silverstone was part of Centex’s opening phase on the south side of the community, next to the entrance.

Centex Homes and the 2005 Declaration

Centex Homes, a Nevada general partnership with a Naples office at 5801 Pelican Bay Boulevard, declared Silverstone at The Quarry, a Condominium on December 22, 2005 (declaration, first page and section 10.1). The document was prepared by the Naples office of Ruden McClosky, runs 131 pages and attaches the survey exhibits, the association’s articles of incorporation and its bylaws. It describes Silverstone as a “condominium development” in The Quarry, names The Quarry Community Association as the community association every owner joins, and notes that The Quarry lies within Heritage Bay, a Development of Regional Impact with a master association sharing the spine road and surface water system (sections 10.2 and 11.4). The condominium association itself, Silverstone at the Quarry Condominium Association, Inc., was filed with the state in December 2005 as document N05000012330 and is active (Florida Division of Corporations).

Eighteen Phases Planned, Fourteen Built

The declaration set Silverstone up as a phase condominium: Phase 11 was submitted first, and Phases 1 through 10 and 12 through 18 were described as “Subsequent Phases” that the developer could add in any order, each planned at four homes (declaration sections 1, 3, 6.1 and 6.4). Fourteen were added, Phases 5 through 18, which are the fourteen buildings on the roll today. Phases 1 through 4 were never added to Silverstone. The declaration also let the developer record a “Withdrawal Notice” for an unbuilt phase and build “Other Homes” there, with shared easements for access (section 30.1).

Building by Building, 2005 to 2007

The Clerk’s index shows the buildings completing one at a time as Centex recorded each phase’s surveyor’s certificate: Phase 12 and Phase 13 on March 6, 2006, Phase 14 on April 20, Phase 10 on April 21, Phase 16 on June 20, Phase 17 on July 12, Phases 7 and 9 on September 14, Phase 5 on September 28 and Phase 6 on September 29, 2006, and Phase 18, the northern building at 8723 Coastline Court, on February 20, 2007 (Clerk, OR 4185 PG 3566). The county roll dates Building 11, the first phase, to 2005 and the other thirteen to 2006. The first Centex deeds indexed to Silverstone were recorded on January 10, 2006, for Building 11.

The Buildings That Became Nautica Landing

The four buildings at the south-west turn of Coastline Court, 8779 through 8791, are not Silverstone. The county roll places their 16 homes in Nautica Landing at the Quarry, a separate condominium, and dates them to 2014. The record shows they began life under the Silverstone name: a FEMA letter of May 13, 2014 describes the buildings at 8787 and 8783 Coastline Court as “Silverstone at the Quarry, Buildings 2 and 3” and cites the Silverstone declaration (FEMA LOMA 14-04-4778A). We did not locate the recorded instrument that moved that land out of Silverstone, so we state only the two facts: Silverstone’s declaration planned those phases, and the roll now places the buildings in Nautica Landing.

From Centex to the Owners

Centex guaranteed the association’s assessments at no more than $950 a quarter through December 31, 2005, with options to extend, and charged each first buyer a $500 working fund contribution (declaration sections 21.2 and 21.3); both applied only to sales by the developer and are long expired. The articles recite Florida’s turnover triggers, under which owners other than the developer elect a majority of the board no later than three months after 90 percent of the homes are conveyed, among other events, and the bylaws set a board of three to seven directors after the developer leaves. PulteGroup acquired Centex in August 2009, by which time 55 of the 56 Silverstone homes had recorded their first sale in the county file. For Silverstone owners, the practical legacy of the developer years is the paperwork: the declaration of 2005 is still the governing instrument, and our search of the Clerk’s 648-instrument index found no amendment to its use restrictions.

The Homes: Silverstone’s Two Floor Plans

Silverstone’s homes come in two plans, one per floor: a 1,654 square foot downstairs home and a 2,297 square foot upstairs home, each with a garage, a driveway reserved for it and a lanai, in two-story buildings of four homes.

The declaration gives the same two numbers as the developer’s planned air-conditioned area, “excluding the Lanai and garage” (section 6.1.3), and Collier County’s roll carries the same two figures as base area. Every other Quarry carriage-home condominium uses the same two plan sizes, so Silverstone’s differences from Ironstone and Nautica Landing are age, location and association, not the floor plan.

Three Ways to Measure a Silverstone Home

A Silverstone home can be measured three ways, and they happen to agree here. The declaration’s figures are planned air-conditioned area excluding the lanai and garage. The county’s base area is its own living-area measure for tax purposes. The MLS figure is what the listing agent enters. For Silverstone all three say 1,654 and 2,297 square feet, which is unusual and useful: a buyer comparing per-square-foot prices between Silverstone and Ironstone is comparing like with like. The declaration also reserved the developer’s right to build downstairs homes from 1,324 to 1,984 square feet and upstairs homes from 1,838 to 2,756, but the roll shows only the two standard sizes were built.

Lanais, Driveways and Air-Conditioning Pads

Three parts of every Silverstone home are limited common elements assigned to that home. The lanai is maintained by the owner, including its sliding doors and screens, while the association repairs anything related to the lanai’s construction and paints its exterior walls. The driveway in front of the home is reserved for it and maintained by the association, with cleaning left to the owner. The pad where the air-conditioning compressor sits is reserved for the home, and the owner owns and maintains the equipment itself (declaration sections 6.2.1 to 6.2.3).

What the Owner Maintains and What the Association Maintains

The owner maintains everything inside the home: the interior of the garage, the garage door and its opener, electrical fixtures, appliances, air-conditioning and water heater, built-in cabinets, window panes and screens, interior surfaces and exterior doors (declaration section 19.1.1). The owner must also keep humidity under control, keep the home clean and report leaks or mold promptly (section 19.1.2). The association maintains the buildings’ structure, roofs, exterior walls and common grounds as common expenses, funded through the quarterly assessment. Exterior items an owner might want to add, such as lighting, screen doors, awnings or shutters, need the Board’s written approval (section 19.1.4).

Lake-Side Buildings

All fourteen Silverstone buildings back onto the same lake. On the February 2023 federal aerial, Buildings 5 and 6 sit at the south end where Coastline Court bends west, Buildings 7 through 17 stand in a line along the east shore of a long lake with the golf course beyond it, and Building 18 closes the north end beside a small turnaround. Which homes have the most open view depends on the building’s position along the shore and whether the unit is upstairs; the aerial at the top of this page shows the layout, and a showing settles the view.

What Amenities Come With a Silverstone Home?

Silverstone homes come with The Quarry’s shared amenities rather than private ones: every Silverstone owner is a member of the Quarry Community Association, which owns and runs the Beach Club, the gate, the recreational lakes program and the community docks, while golf at the Quarry Golf Club is a separate, optional membership.

The Silverstone declaration makes the link explicit: “All Home Owners, lessees, and occupants of Homes in Silverstone at The Quarry shall have access to and use of various services and facilities provided by the Community Association,” and every owner is automatically a member of that association (sections 11.4.1 and 21.5). What a Silverstone owner gets, and does not get, is set out below.

The Beach Club

The Quarry Beach Club at 8975 Kayak Drive, about 0.64 road miles north of Coastline Court, is owned and operated by the Quarry Community Association for every owner. The association lists “a resort pool, lap pool, fitness & wellness center, movement studio, tennis, pickleball, & bocce courts, recreational water activities, boating, and dining” there, with the Q-Bar on Stone Lake (Quarry Beach Club, about). Silverstone owners pay for it through the community association assessment rather than through a separate club bill. The Beach Club runs under its own rules (2019 Beach Club Rules and Regulations).

The Lakes, Docks and Boatyard

The Quarry’s three recreational lakes, Stone Lake, Heritage Lake and Boulder Lake, allow owners’ powerboats up to 26 feet, water skiing and a 40 mph limit under the association’s Lakes and Docks Use Regulations, with registration and at least $1,000,000 of liability insurance per occurrence required (QCA Lakes and Docks Use Regulations, April 3, 2023). Silverstone homes carry no private dock right, and the Silverstone declaration bars boats and trailers outside a garage (section 17.12), so a Silverstone boater rents a community slip or stores a boat in the association’s boatyard under an annual agreement. Golf Is Separate

A Silverstone home carries no golf membership and no golf dues. The Quarry’s recorded community declaration says the golf club “is not Common Area and is not a part of the Property” and that owning a lot “does not grant any ownership, membership or use interest therein” (Article XVI of the Fifth Amended and Restated Declaration). The Quarry Golf Club, a Florida not-for-profit corporation, does not publish its initiation or dues; prospective members request a packet (The Quarry Golf Club, membership). The clubhouse at 8950 Weathered Stone Drive is the closest club building to Silverstone as the crow flies.

What Silverstone Owners Do Not Get

Silverstone owners do not get a private pool, a Silverstone clubhouse, a private dock, Gulf access by boat or a bundled golf membership. The Quarry’s lakes are closed freshwater lakes that drain to the Cocohatchee Canal, and the nearest Gulf beaches, Vanderbilt Beach and Delnor-Wiggins Pass State Park, are about 10 to 11 road miles from the entrance. What Are the Condo Association Fees at Silverstone at the Quarry?

The Silverstone condominium association fee is not published anywhere public: the association sets an annual budget, bills it quarterly on January 1, April 1, July 1 and October 1, and owners and buyers under contract see the current figure on the association’s estoppel certificate, not on a website or listing sheet.

That is the honest answer, and it is the same for every Quarry condominium. Listing remarks sometimes quote a quarterly number, but those are agent entries, not association documents, and we do not repeat them. What the recorded documents do say about how the fee works is below, and the next section sets out every layer we can price.

The Association and Who Runs It

Silverstone at the Quarry Condominium Association, Inc. (Florida document N05000012330, active) operates the condominium, enforces the declaration and also enforces The Quarry’s community documents inside Silverstone (declaration section 11.1). A construction lien recorded on March 19, 2026, and released in full on September 24, 2026, recites a contract with Cambridge Management of South West Florida, Inc. at 2335 Tamiami Trail North, Suite 402, Naples, and gives the association’s address as the same suite (Clerk, OR 6565 PG 762; release, OR 6632 PG 357). Confirm the current manager from the association’s estoppel or its state annual report before you rely on it.

How the Assessment Is Set and Billed

The board prepares a budget of “Neighborhood Common Expenses” each year, each home pays an equal share because each home owns an equal share of the common elements, and the annual assessment is “payable quarterly in advance on the first day of January, April, July and October” (declaration sections 8.2, 21.1.1 and 21.1.2). The budget must fund reserves for periodic maintenance and replacement of the common elements under Florida’s Condominium Act (section 22.12). The board can levy special assessments for extraordinary expenses, and it can accelerate the rest of the year’s assessments against a delinquent owner once a lien is filed (sections 21.1.2 and 21.4).

How to Get the Real Number

A buyer gets the real number three ways. First, the association’s estoppel certificate, which Florida law requires within ten business days of a request, stating the regular assessment, any special assessment and anything owed (Fla. Stat. 718.116). Second, the annual budget and financial statement, which a resale buyer is entitled to receive at the seller’s expense (Fla. Stat. 718.503). Third, the association’s owner website or app: because Silverstone has 56 units, Florida law requires the association to post its budget, declaration, rules and other official records there (Fla. Stat. 718.111(12)(g)). We request all three at the start of every Silverstone transaction.

Silverstone at the Quarry Layered Fees: Condominium, Community Association and CDD

Silverstone at the Quarry homes carry four recurring layers: the condominium assessment, the Quarry Community Association assessment, the Quarry CDD assessment on the county tax bill ($1,992.51 to $2,427.48 for FY2027 on 55 of the 56 homes) and ad valorem property tax, plus a $6,500 resale fee when a buyer closes.

Two of the four recurring layers, the condominium and community association assessments, are not published publicly. The other two are, and we price them to the dollar below.

Layer 1: The Condominium Association

The Silverstone condominium assessment pays for the buildings: exterior maintenance, roofs, paint, the driveways, landscaping, the master insurance policy and reserves (declaration sections 14.3, 22 and 22.12). The amount is set by the board’s annual budget and billed quarterly. It is not published, and the estoppel certificate is the document of record.

Layer 2: The Quarry Community Association

Every Silverstone owner is also a member of The Quarry Community Association, which owns and runs the Beach Club, the gate and the common areas and levies common, neighborhood, special and benefit assessments under Article XII of its recorded declaration. The association notices its annual budget to owners and does not post the assessment publicly; special assessments over $700 per lot in a year need a majority of the votes cast at a meeting with a quorum, except for casualty and emergency repairs (declaration section 12.5). Obtain the figure from the Quarry Community Association’s estoppel certificate.

Layer 3: The Quarry CDD Line on the Tax Bill

The Quarry Community Development District bills every Silverstone home in its “Coach” class on the November county tax bill. For FY2027 the operating part fell to $474.09 a home from $761.93, a 37.8% cut, while the debt-service part, set by the Series 2020 bond schedule, stayed the same (Quarry CDD FY2027 budget, Comparison of Assessment Rates). Silverstone homes fall into four debt bands, because each lot carries a different share of the remaining bonds:

How we assigned the bands: the CDD publishes FY2027 rates as bands with unit counts, not by address, and it published a per-address table when it refinanced in 2020 (2020 CDD bond refinancing impacts by address). Every Silverstone figure in the 2020 table sits exactly $387.23 below one FY2027 Coach band, and the $2,032.05 and $2,229.76 bands (19 and 3 homes) are Silverstone only. One Silverstone home paid a much lower amount in 2020, consistent with an earlier prepayment, and we do not map it. The only exact figure for a specific home is its own line on the tax bill, which we pull for every listing.

Layer 5: Optional Golf

The Quarry Golf Club is optional and priced separately; the club does not publish its initiation or dues, and figures on third-party websites conflict with each other. If golf matters, we obtain the club’s packet before the inspection period ends.

One-Time Costs When You Buy

A Silverstone buyer pays the Quarry Community Association’s resale fee, $6,500 for transfers in 2026 through 2030, $7,500 after 2030, or $1,500 when the buyer is moving from another Quarry home, with no fee for family, estate-planning or inheritance transfers (Quarry declaration section 12.12). The portion above $3,000 helps repay the financing for the Beach Club renovation owners approved in 2021. Add the usual Florida closing items: title insurance, recording fees, lender charges and the estoppel fees the contract assigns.

The Silverstone Declaration, Bylaws and Rules, Section by Section

The Silverstone declaration of 2005 is still the governing document, and its Article 17 sets the rules buyers ask about: single-family use, leases of at least 30 days and no more than three a year, two dogs or cats, no boats outside a garage, and hurricane shutters only with the association’s written consent.

We read the recorded declaration, its articles and its bylaws from the Clerk’s image, and we walked the Clerk’s full index of 648 instruments recorded against Silverstone from 2006 to September 2026 looking for later amendments. We found phase certificates and no amendment to the use restrictions. Rules the board adopts under section 17.19 are not recorded, so ask for the current rules and regulations with the estoppel.

Single-Family Use and Home Offices

“The Homes shall be used for single-family residences only,” no part of a home may be rented separately, and no transient guests may be accommodated for pay (section 17.1). An owner may use a room as a personal office if customers or clients do not come to the home and the use does not dominate the residential character.

Signs

No sign, advertisement or notice may be shown on the common elements, in a home or in a car where it is visible from the common elements or a public way, unless approved in writing by the community declarant and the board (section 17.4). In practice that means a For Sale sign in the yard or window is not allowed without approval, which is why Silverstone homes are marketed online, through the MLS and at showings rather than by sign.

Vehicles, Garages and Parking

Motor homes, trailers, recreational vehicles, boats, campers and commercial trucks or vans may not be parked or stored in Silverstone unless fully enclosed in a garage, except for daytime service vehicles (section 17.12). A garage may not be enclosed or converted to living space, garage doors stay closed when not in use, and owners park in their own driveways without blocking a neighbor’s (section 17.13). The declaration reserves the parking spaces for owners, tenants and their guests (section 18).

Trash, Antennas and Window Treatments

Trash and recycling containers are stored inside the garage (section 17.10). Satellite dishes one meter or smaller are allowed under federal rules but not on the common elements, and the association may set locations (section 17.9). Window coverings must be drapes, blinds or similar; foil and reflective treatments are banned, and window tint needs the association’s approval (section 17.7).

Lanais, Screens and Alterations

Owners maintain their lanais, sliding doors and screens (section 6.2.1). No owner may make structural changes, alter the building or the common elements, or add exterior lighting, screen doors, awnings, shutters or similar items without the board’s written approval (sections 17.17, 19.1.3 and 19.1.4), and any exterior change inside The Quarry also goes through the Quarry Community Association’s Modifications Committee.

Hurricane Shutters and Hurricane Season

“No hurricane shutters may be installed without the prior written consent of the Association,” shutters that do not match the approved specification are made to conform or removed at the owner’s expense, and approved shutters may not go up before a hurricane watch and must come down within ten days after the watch or warning ends (section 17.16). An owner who leaves for the season must clear the lanai and name a caretaker the association accepts. Nineteen notices of commencement for shutter or impact-window work have been recorded on seventeen Silverstone units since 2019, so the approval route is well used; see the storm section below.

Insurance

The association insures the buildings under a master policy paid through the assessment, carries liability and fidelity coverage, and buys a master flood policy “If determined appropriate by the Board or if required by any Institutional Mortgagee” (sections 13, 14.2 and 14.3). Owners insure their interiors, contents and liability under their own policies.

Easements: Golf Balls and a Planned Dock Condominium

Two easements in the declaration surprise buyers. The first burdens Silverstone with an easement for golf balls hit from the Quarry Golf Club that come onto the condominium property, and lets golfers come onto the exterior grounds at reasonable times to retrieve them (section 12.7). The second grants the owners of boat slips in a planned dock condominium next to Silverstone, which the declaration calls The Landing at Silverstone, a pedestrian easement over Silverstone’s roadways, walkways and lawns to reach their slips (section 12.6). No condominium by that name appears on the 2026 county roll, and no Silverstone home carries a slip of its own, so ask the association what, if anything, that easement serves today.

Amending the Declaration

Most amendments need the vote of two-thirds of the owners plus a majority of the board (section 28.1). An amendment that would let the board approve or screen tenants needs three-fourths of all owners (section 28.8). That is a high bar, and it is why Silverstone has no tenant-approval process today.

Boards and Bylaws

The association’s bylaws are attached to the declaration as Exhibit D. After the developer years the board has three to seven directors, always an odd number, elected by the owners; the fiscal year is the calendar year; and the board adopts the next year’s budget at a special budget meeting called for that purpose in October or November (bylaws section 7.2, declaration Exhibits C and D). Each home has one vote.

The Quarry and Heritage Bay Layers Above the Condominium

Silverstone sits under two larger layers. The Quarry Community Association’s declaration, now the Fifth Amended and Restated Declaration recorded February 28, 2024 at Official Records Book 6334, Page 347, governs architecture, leasing, pets and the resale fee across The Quarry. The Silverstone declaration also refers to the Heritage Bay master association that once shared the spine road and surface water system across the Heritage Bay district; the state administratively dissolved Heritage Bay Umbrella Association, Inc. on September 26, 2025. Where the documents conflict, the community and master documents control, except that Silverstone’s own rules may be stricter (declaration section 17.21).

Is Silverstone at the Quarry a 55+ Community?

Silverstone at the Quarry is not a 55+ community. Neither the Silverstone declaration nor The Quarry’s community declaration contains an age restriction or a housing-for-older-persons provision, so Silverstone homes can be bought, owned, leased and occupied by residents of any age, including families with children.

The Quarry’s own rules speak to children directly, for example by requiring an adult aboard when anyone under 14 drives a boat. The owner mix still leans toward older and seasonal residents: 70% of Silverstone homes carry no homestead exemption, which usually means a second home or a rental, and the golf club describes its own members as mostly couples nearing or entering retirement. For buyers who want a family-friendly Quarry address with a yard, the single-family streets are the better fit.

Can You Rent Out a Silverstone Home?

Silverstone homes can be rented, with limits: the Silverstone declaration requires every lease to run at least 30 days and allows no more than three leases a calendar year, and The Quarry’s community rules add that a home cannot be leased in its first year of ownership and that each lease needs an application at least 20 days before move-in.

The two layers sit on top of each other, and the stricter one controls. Short-term and vacation rentals of less than 30 days are not allowed anywhere in Silverstone.

What a Silverstone Landlord Should Plan For

A Silverstone landlord plans for seasonal or annual tenants, not weekly guests. The three-lease cap allows, for example, one annual lease or up to three seasonal leases a year. Tenants must follow the declaration and community documents, register at the community association’s office and buy their own transponders and amenity cards, and the owner’s insurance must name the community association as an additional insured. If an owner falls behind on the condominium assessment, the declaration assigns the rent to the association until the account is current (section 30.9).

Can You Sell a Silverstone Home With a Tenant in It?

A Silverstone home can be sold with a tenant in place if the lease complies with both layers of rules. Buyers who plan to live in the home need the lease end date and the tenant’s cooperation for showings, and investor buyers often value a lease already in place. Give the buyer a copy of the lease and the tenant’s registration with the community association early in the transaction.

Pet Rules at Silverstone at the Quarry

Silverstone at the Quarry allows up to two domestic pets, dogs or cats, without the board’s prior written permission, which is stricter than The Quarry’s community-wide limit of four household pets, and it bars Pit Bull type dogs, Rottweilers, Mastiffs, Presa Canarios and their crosses anywhere on the condominium property.

The condominium rule controls inside Silverstone because the declaration makes its own more restrictive provisions govern over the community documents (section 17.21).

Assistance Animals

The declaration permits trained guide dogs and other animals that serve as aids to persons with disabilities, and it requires the board to make reasonable accommodations in its rules when needed for a person with a disability to use and enjoy the property (sections 17.5 and 17.20). Federal and Florida fair housing law governs assistance animals, and an assistance-animal request goes to the association’s board through the manager.

Milestone Inspections, SIRS and Florida Condo Law at Silverstone

Silverstone’s buildings do not fall under Florida’s milestone structural inspection or structural integrity reserve study requirements, because both start at three habitable stories and every Silverstone building is two stories; Collier County’s milestone inspection list shows no building in The Quarry.

That is the short answer. The longer one matters for sellers and buyers because Florida’s 2022 to 2025 condominium laws changed what resale buyers receive and ask about.

What the Two Laws Say

Florida’s milestone inspection law applies to “a building that is three habitable stories or more in height” in the condominium or cooperative form of ownership (Fla. Stat. 553.899), and the structural integrity reserve study requirement in the Condominium Act applies to buildings three stories or higher (Fla. Stat. 718.112).

Why Silverstone Falls Below the Threshold

Every Silverstone building has two floors: the declaration describes “downstairs” and “upstairs” homes, and every unit on the county roll is numbered 101, 102, 201 or 202. Collier County’s milestone buildings map, which lists the county’s condominium buildings of three or more stories, returns none inside The Quarry (Collier County milestone buildings layer).

Reserves and the Website Rule Still Apply

Falling below the three-story line does not remove the rest of the Condominium Act. The association still budgets reserves for roofs, paint and paving, and it can still levy special assessments. And because Silverstone has 25 or more units, the association must post its declaration, budget, rules and other specified official records on an owner website or app within 30 days of creating or receiving them (Fla. Stat. 718.111).

What a Silverstone Buyer Should Ask For

A resale buyer is entitled, at the seller’s expense, to the declaration, articles, bylaws and rules, the annual financial statement and budget, the association’s most recent structural integrity reserve study “or a statement that the association has not completed a structural integrity reserve study”, and the state’s condominium question-and-answer sheet (Fla. Stat. 718.503). For Silverstone, ask as well for the reserve schedule, the master insurance declarations and deductible, the last two years of board minutes and the date of the 2018 reroof’s completion for the specific building.

Hurricanes, Flood Zone and Insurance at Silverstone at the Quarry

Silverstone at the Quarry sits in FEMA’s Zone AH on the effective 2012 flood map, but a 2012 FEMA Letter of Map Amendment removed all fourteen Silverstone buildings from the high-risk flood zone, FEMA’s March 2025 preliminary map shows Coastline Court in Zone X, and the county places Silverstone in Evacuation Zone E.

Flood status is the storm question that most affects a Silverstone sale, because it decides whether a lender must require flood insurance. The answer for Silverstone is unusually well documented, building by building.

Flood Zone, Building by Building

On the effective Flood Insurance Rate Map (panel 12021C0218H, May 16, 2012), the land under Silverstone is Zone AH, a shallow ponding zone (FEMA National Flood Hazard Layer). On July 31, 2012, FEMA issued Letter of Map Amendment 12-04-5534A for “Silverstone at the Quarry, Phases 5 through 18”, finding that each of the fourteen buildings is not in the Special Flood Hazard Area and removing each structure (FEMA LOMA 12-04-5534A).

What the 2012 FEMA Letter Means for a Sale

FEMA’s letter says that because the structures are not in the Special Flood Hazard Area, “the Federal mandatory flood insurance requirement does not apply”, while “the lender has the option to continue the flood insurance requirement to protect its financial risk on the loan.” For a Silverstone seller, the letter is a document to hand every buyer and every buyer’s lender at the start of the transaction, because an automated flood determination that reads only the map will still show Zone AH. FEMA’s letter-of-map-amendment layer lists the case as completed with the outcome “Structure removed” (FEMA NFHL LOMA layer).

The Preliminary Map

FEMA’s preliminary flood map for Collier County, dated March 20, 2025, places the Silverstone points we tested in Zone X, an area of minimal flood hazard, and none of the 56 Silverstone homes’ address points falls in Zone AE or AH on that map (FEMA preliminary flood hazard layer). The preliminary map is not in effect yet; until it is, lenders use the 2012 map plus the letter of map amendment (Collier County floodplain management).

Evacuation Zone and Storm Surge

Silverstone is in Collier County Hurricane Evacuation Zone E at the north end, the middle and the south end of Coastline Court, the fifth of the county’s six zones, which is ordered to evacuate only in the strongest storms (Collier County evacuation zones layer). The National Hurricane Center’s storm-surge risk maps for the neighboring Heritage Bay area show no surge for Category 1 to 3 near-worst-case storms (NHC storm surge risk maps); we apply that as the adjacent measurement, not a Silverstone-specific run.

Irma, Ian and Later Storms

Hurricane Irma in 2017 produced 108 federal flood-insurance claims across ZIP 34120, which contains The Quarry, and 13 in the map grid cell that contains Heritage Bay and The Quarry; Hurricane Ian in 2022 produced 7 claims in the whole ZIP and none in that grid cell (NHC Irma report; NHC Ian report; OpenFEMA NFIP claims). The public record does not break those claims down by address, so we cannot say whether any was a Silverstone home. Seller disclosure asks the question directly, and we ask every Silverstone seller for the answer before listing.

The 2018 Reroof of All Fourteen Buildings

On April 12, 2018 the association recorded fourteen notices of commencement, one for each building from Building 5 to Building 18, naming Absolute Roofing as contractor; the notice for Building 5 at 8775 Coastline Court describes the work as a “tile to tile reroof” (Clerk, OR 5497 PG 1093; Building 18, OR 5497 PG 1106). That makes the Silverstone roofs roughly eight years old in 2026, measured from the notices; the completion date for each building is in the county’s permit and inspection file, not the Clerk’s record.

Shutters and Impact Glass on Record

Silverstone owners have been adding storm protection unit by unit. Since 2019 the Clerk has recorded 19 notices of commencement on 17 Silverstone units naming storm-shutter or impact-window contractors, 13 of them Storm Smart, with others by Sentinel Storm Protection, Hurricane Safe Shutters, Rollsecure Shutters, Original Shutter Guy and Wright’s Impact Window and Door (Collier County Clerk, Official Records index for Silverstone Quarry). The declaration requires the association’s written consent and an approved specification for any shutter (section 17.16), so a buyer should ask for the approval letter along with the permit for any home that has them.

The Master Policy, the HO-6 and Flood Insurance

The association insures the fourteen buildings under a master policy, and may carry a master flood policy if the board decides or a mortgagee requires it (declaration sections 14.2 and 14.3). Each owner carries an HO-6 policy for the interior, contents, liability and loss assessment. Federal flood policies in the census block group that includes The Quarry had a median premium of $681 for Zone X-rated policies and $1,209 for Zone AH-rated policies in the year to May 2026 (OpenFEMA NFIP policies); those are small samples, not a quote. A current wind-mitigation inspection on Florida’s form can earn credits for opening protection on a unit with approved shutters or impact glass (Florida OIR uniform mitigation form), and Citizens Property Insurance cut its average personal-lines rate by 2.6% for 2026 (Citizens, December 10, 2025).

Silverstone at the Quarry is assigned to Bear Creek Elementary, Oakridge Middle and Gulf Coast High for the 2026-2027 school year, per the Collier County Public Schools address lookup for 8723 Coastline Court, the same three schools the district assigns to every Quarry street we tested.

Assignments can change from year to year. Confirm the school for a specific address on the district’s lookup before relying on it, because listing school fields are often set by ZIP code rather than by address. Naples Classical Academy, a public charter school at 10270 Immokalee Road, is about 1.8 road miles from the entrance.

County Records and Recorded Work at Silverstone

The Collier County Clerk’s index for Silverstone holds 648 recorded instruments from 2006 to September 2026: 227 deeds, 137 mortgages, 66 notices of commencement, 56 liens and the declaration’s phase certificates, and it is the fastest public check on a building’s roof, a unit’s storm protection and the association’s collection history.

We walked the whole index for this guide. Three patterns matter to a buyer or seller, and each can be checked for a specific home in a few minutes.

Association Projects on Record

The association’s largest recorded project is the 2018 tile reroof of all fourteen buildings. The most recent is small: a fire-sprinkler contractor recorded a $7,349 claim of lien on March 19, 2026 for replacing and recertifying a backflow assembly on the underground fire line serving the condominium, which the lien places at 8791 Coastline Court, and released and satisfied it in full on September 24, 2026 (Clerk, OR 6565 PG 762; OR 6632 PG 357). A released lien is a closed matter; we mention it because a buyer’s title search will show both documents.

The Collection Record, 2008 to 2019

The association recorded 44 claims of lien against individual units for unpaid assessments between 2008 and 2019, and lenders filed 19 foreclosure notices (lis pendens) against Silverstone units between 2008 and 2018, the downturn years. The index shows no association claim of lien against a unit after 2019 and no lis pendens after 2018. That is a clean recent record for a 56-unit condominium, and it is one of the first things a condominium lender’s questionnaire asks about.

Search the Collier County Clerk’s official records by the legal description “Silverstone Quarry” with the building and unit number to see every deed, mortgage, notice of commencement and lien on that home (Collier County Clerk official records search). What Is Being Built Near Silverstone at the Quarry?

Near Silverstone at the Quarry, the Heritage Bay zoning district around The Quarry is built out, so the changes are on the roads outside the gate: the I-75 interchange at Immokalee Road is in an FDOT program expected to start construction in 2027, the Vanderbilt Beach Road extension opened in June 2026, and a Collier Boulevard extension north remains an unfunded long-range need.

For a Silverstone owner, the golf project is the closest change: the course sits behind the lake on the west side of Coastline Court, so a home sold during 2027 may overlook a course under renovation. Traffic is the other: Immokalee Road east of Collier Boulevard carried 55,040 to 59,695 vehicles a day in the second through fourth quarters of 2025 (Collier County 2025 traffic counts).

Daily Logistics at Silverstone at the Quarry

Daily logistics at Silverstone at the Quarry are simple: the Quarry Drive gate is 0.14 road miles from Coastline Court, the Publix at the Shoppes of Pebblebrooke and the county’s Heritage Bay government center are about a mile and a half beyond it, and Vanderbilt Beach and the airport are each within about half an hour.

Getting In: the Gate

Silverstone residents use The Quarry’s transponder-controlled entrance on Quarry Drive near Limestone Trail, reached from Collier Boulevard north of Immokalee Road. Coastline Court begins just inside the gate, so a Silverstone resident spends less time on Quarry roads than almost anyone else in the community. Tenants buy their own transponders and amenity cards through the community association.

Parking, Guests and Vehicles

Each home has its garage and the driveway in front of it, and the declaration reserves Silverstone’s parking spaces for owners, tenants and their guests (sections 6.2.3 and 18). Boats, trailers, RVs, campers and commercial vehicles cannot be kept outside a garage (section 17.12). Golf carts must be registered each year with the community association or under the golf club’s trail plan, and low-speed vehicles with the community association, each insured and carrying a numbered decal.

Trash and Services

Trash and recycling containers are stored inside the garage between pickups (section 17.10). The association’s budget pays for common-area utilities, and each owner pays for any utility separately metered to the home (declaration sections 19.1.1 and 22.2).

How Does Silverstone Compare With the Other Quarry Condominiums?

Silverstone compares with The Quarry’s other condominiums as the oldest carriage-home line: the same two floor plans as Ironstone and Nautica Landing, built six to nine years earlier, with a five-year median of $642,500 that sits between Ironstone’s $585,000 and Nautica Landing’s $710,750, and well below Quartz Cove’s larger plans.

The Quarry has four condominiums and 276 condominium homes in all. Three of them, Silverstone, Ironstone at the Quarry and Nautica Landing at the Quarry, are two-story carriage-home buildings with 1,654 and 2,297 square foot plans; the fourth, Quartz Cove at the Quarry, has larger plans.

What the Table Says

Three readings stand out. First, on the same floor plans, Silverstone’s five-year price per square foot ($336.51) sits above Ironstone’s ($307.97) and below Nautica Landing’s ($378.76), even though Silverstone’s buildings are the oldest of the three; location by the gate and the lake-side line of buildings carry weight against age. Second, Silverstone’s last twelve months are the weakest of the four, two downstairs sales at $450,000, which is a small sample pulling hard in one direction. Third, Silverstone has the lowest homestead share of the four, so more of its buyers and sellers are second-home owners and investors, who price on rent and carrying cost as much as on lifestyle.

Silverstone and Nautica Landing

Silverstone and Nautica Landing share Coastline Court and the same two plans, and the four Nautica Landing buildings at 8779 to 8791 Coastline Court sit at the south-west end of Silverstone’s own street. The difference is age and association: Nautica Landing’s homes were built from 2011 to 2015 and belong to a separate association formed in 2013. Nautica Landing’s 16 Coastline Court homes also sit in a lower CDD band ($1,272.81 for FY2027, by our reading of the CDD’s tables) than Silverstone’s ($1,992.51 to $2,427.48). Buyers pay a premium for the newer buildings: Nautica Landing’s five-year median is $710,750 against Silverstone’s $642,500.

Silverstone and Quartz Cove

Quartz Cove is The Quarry’s larger-plan condominium, 64 homes on Quartz Lane near the Beach Club, with county base areas from 2,091 to 2,743 square feet, which the CDD bills as “Luxury Coach.” A Quartz Cove home costs more in total ($847,500 five-year median) but not per square foot ($317.41 against Silverstone’s $336.51). A buyer who needs a third bedroom on one level without stairs will usually find it in Quartz Cove before Silverstone.

Silverstone and The Quarry’s Single-Family Homes

The Quarry’s 624 single-family homes are a different market, with a county median of $1,395,000 over the last twelve months, private pools and, on some lakefront lots, private dock rights. A Silverstone upstairs home at about $735,000 is often the first step into The Quarry for buyers who later move up to a single-family home, and The Quarry’s community declaration charges a reduced $1,500 resale fee when an owner buys another Quarry home. Silverstone Outside The Quarry

Next door in the same zoning district, Heritage Bay’s two-level Coach Homes are the closest outside comparison: condominium carriage homes of 1,883 and 2,099 square feet with golf bundled into every home’s club assessment, which Silverstone does not have.   • Choose Ironstone if a newer building matters more than location, if you want more homes to choose from in a given season, or if the lowest entry price is the deciding factor; Ironstone’s recent medians run below Silverstone’s five-year record.

Honest Pros and Cons of Owning in Silverstone at the Quarry

Silverstone’s strengths are its location by the gate, its lake-side line of buildings, a FEMA letter covering every building, 2018 tile roofs and a clean recent lien record; its drawbacks are the oldest condominium buildings in The Quarry, a fee stack you cannot see in advance, a thin and recently softer ground-floor market, and no private pools or docks.

  • Just inside the gate. Coastline Court is 0.14 road miles from the Quarry Drive entrance, one of the shortest trips in The Quarry.
  • Water behind the buildings. The fourteen buildings line a lake, with the golf course beyond it.
  • A flood letter for every building. FEMA’s 2012 letter removed all fourteen structures from the high-risk zone, and the preliminary 2025 map shows Zone X.
  • Tile roofs replaced in 2018. All fourteen buildings have recorded reroof notices from April 2018.

  • No milestone or SIRS obligation. Two-story buildings fall below Florida’s three-story threshold.

  • The oldest condominium buildings in The Quarry, finished in 2005 to 2007, so interiors, windows and mechanicals can vary a great deal from unit to unit.
  • Fees you cannot see in advance. The condominium and community association assessments are not published; you see them in the estoppels.
  • A thin, soft recent market downstairs. Two sales in twelve months, both at $450,000, after $619,000 to $670,000 sales in 2022 and 2023.
  • Stairs for the larger plan. The 2,297 square foot plan is upstairs.
  • No private pools, yards or docks, and boats must be stored in a garage or the community boatyard.
  • A $6,500 resale fee for buyers in 2026 through 2030.

In the last 12 months Silverstone at the Quarry has seen two recorded resales, both downstairs homes at $450,000 ($900,000 in volume), and the one marketed through the Southwest Florida MLS closed after 65 days on market at 90.02% of its final list price. Because two sales are not a market, the window we price from is sixty months: 16 qualified sales from August 29, 2021 to August 28, 2026, $10,354,000 in volume, a $642,500 median, from $450,000 to $875,000, with downstairs homes at a $619,000 median (9 sales) and upstairs homes at $735,000 (7 sales), per the Collier County sales file. What Makes Selling in Silverstone Different

Four things make a Silverstone sale different from a generic Naples condominium sale. First, no approval of the buyer: we found no sale-approval or right-of-first-refusal provision in the declaration, so the timeline is set by the estoppels, the lender and insurance, not by a board interview. Second, no yard sign: the declaration bars signs without written approval, so marketing is online, through the MLS and at showings. Third, the flood letter: an automated flood determination will still read Zone AH, so FEMA’s 2012 letter has to reach the buyer’s lender and insurer on day one. For a downstairs home, the two $450,000 sales in October 2025 and March 2026 are the nearest comparables, and the $619,000 to $670,000 sales of 2022 and 2023 show what a stronger market paid; condition and updates decide where between them a home lands. For an upstairs home, the $695,000 and $735,000 sales of 2025 and the active listing at $749,000 set the range.

Does the Silverstone association have to approve my buyer?

No. We found no sale-approval or right-of-first-refusal provision in the Silverstone declaration, so the association does not approve or screen a buyer, and any amendment giving the board a tenant-screening power would need three-fourths of all owners (section 28.8). Should I pay off my CDD debt before I sell?

Usually not. Paying off the debt portion early rarely returns its full cost in price, because buyers compare total monthly cost. The CDD board said in August 2026 that payoff planning for two of its three bond tranches is likely in 2027, which may lower some bills on its own.

Do I have to disclose my flood zone?

Yes. Florida now requires a residential seller to give a flood disclosure at or before contract, including whether the seller has filed a flood claim or received federal flood assistance (Fla. Stat. 689.302). We prepare it with FEMA’s 2012 letter for your building attached.
