Silverstone at the Quarry is 56 carriage-home condominiums in fourteen two-story buildings on Coastline Court, just inside The Quarry's gate in North Naples, and only a handful change hands in a year. Selling a Silverstone at the Quarry home is different because the floor sets the plan and the price, the home sits in a condominium inside a community association inside a CDD, the declaration bars yard signs, and FEMA's 2012 flood letter has to reach every buyer's lender on day one. A generic Naples condominium plan misses all four.
Every Silverstone building holds four homes. Units ending 101 and 102 are downstairs at 1,654 square feet; units ending 201 and 202 are upstairs at 2,297 square feet, per the recorded declaration and the county roll. Collier County's 2026 preliminary roll values every downstairs home at $447,150 and every upstairs home at $591,825. An upstairs listing competes with upstairs sales and a downstairs listing with downstairs sales, and pricing one off the other is the most common mistake we see.
Your home is a unit in Silverstone at the Quarry, a Condominium, declared by Centex Homes on December 22, 2005 at Official Records Book 3952, Page 4060. It is also a "Lot" under The Quarry's community declaration, which the Quarry Community Association enforces, and it sits in the Quarry Community Development District, which bills on the county tax bill. Each layer has its own paperwork at a sale, and each one is covered below.
Our reading of the recorded Silverstone declaration found no sale-approval or right-of-first-refusal provision, so the association does not interview or approve your buyer. The declaration does bar any sign visible from the common elements or a public way without written approval (section 17.4), so a Silverstone home is marketed online, through the MLS and by appointment, never by a sign in the window.
The land under Silverstone is Zone AH on FEMA's effective 2012 map, but FEMA's Letter of Map Amendment 12-04-5534A of July 31, 2012 removed all fourteen Silverstone buildings from the high-risk flood zone. An automated flood determination that reads only the map will still show Zone AH, so the letter goes to the buyer's lender and insurer at the start, not in week four.
Coastline Court holds two condominiums. The county roll places the 56 homes at 8723 through 8775 Coastline Court in Silverstone and the 16 homes at 8779 through 8791 in Nautica Landing at the Quarry, a separate condominium built in 2014. A buyer's agent who searches "Coastline Court" pulls both, so we make sure your buyer is comparing your home with Silverstone sales, not with newer Nautica Landing buildings. Silverstone at the Quarry sellers face a thin, floor-split market with documented strengths: two recorded resales in the last twelve months, sixteen in five years, a flood letter for every building, 2018 tile roofs and a clean recent lien record. These ten facts carry most listing decisions, and each is sourced below.
For a prepared Silverstone at the Quarry home priced to its own floor's sales, yes. On September 26, 2026 only one Silverstone home was listed in the Southwest Florida MLS, an upstairs home at $749,000, against two recorded Silverstone resales in the prior twelve months, so a well-documented listing has very little direct competition inside its own condominium.

The March 2026 sale is the one Silverstone closing in the Southwest Florida MLS for the year to September 26, 2026: listed as two bedrooms plus a den and two baths, it closed after 65 days on market at 90.02% of its final list price of $499,900. The October 2025 sale does not appear in the MLS records we reviewed, so we count it from the deed record. No upstairs Silverstone home recorded a sale in the window.
On September 26, 2026 the one Silverstone listing was an upstairs 2,297 square foot home in Building 18 at $749,000, after 25 days on market. One listing against one MLS closing in a year is a slow pace by any yardstick, and it cuts both ways: your buyer has almost nothing else in Silverstone to compare, and your price has almost no recent same-floor evidence behind it unless we build it from the deed record.
A seller's decision variables are how fast homes sell, how close to asking, and how much competition sits beside yours. Here is Silverstone against its named Quarry neighbors from the same September 26, 2026 MLS search and the same county file.

Ironstone, on the same two floor plans, took a median of 106 days and sold at 92.56% of final list, with two listings against five closings, about 4.8 months of supply. The Quarry as a whole ran 11 listings against 48 closings, under three months of supply. Silverstone's single MLS sale took less time than Ironstone's median but gave up more from its final list price.
As of September 26, 2026, days on market and sale-to-list ratios for the fifteen older Silverstone sales in our five-year table are held in Southwest Florida MLS history that our September 2026 search did not cover, and the listing office on each closing is not in the records we hold. We publish those figures when that history is in hand, and until then we state them only for the one recent MLS closing.
Silverstone at the Quarry homes sold 16 times in the sixty months from August 29, 2021 to August 28, 2026, at a median of $642,500, from $450,000 to $875,000, for $10,354,000 in total volume, per Collier County's qualified sales file. Downstairs homes sold at a $619,000 median across nine sales and upstairs homes at $735,000 across seven.

Upstairs sells higher in total but not per foot. The seven upstairs sales had a $735,000 median and the nine downstairs sales $619,000. Measured as the mean of each sale's own price per county base square foot, downstairs homes averaged about $348 and upstairs homes about $322: buyers pay more in total for the larger plan and more per foot for no stairs.
The one Silverstone MLS closing of the last year is the clearest lesson in the record. The downstairs home at 8775 Coastline Court, unit 102, in Building 5, came to market with a final list price of $499,900, spent 65 days on market and closed on March 27, 2026 at $450,000, or 90.02% of that final list and $272.07 per listed square foot. It matched, to the dollar, the $450,000 recorded for 8723 Coastline Court, unit 101, five months earlier. The MLS record we hold does not carry the original list price or the listing remarks, so we do not guess at the negotiation. What the numbers do say is that a downstairs Silverstone home listed about 11% above the most recent same-floor sale gave the difference back before it sold. That is the pricing lesson we apply to every downstairs listing in 2026.

The sales that matter most to your Silverstone price are the most recent sales on your own floor, then the same plan in Ironstone and Nautica Landing, then everything older. For a downstairs home that means the two $450,000 sales of October 2025 and March 2026; for an upstairs home, the $695,000 and $735,000 sales of 2025 and the $749,000 listing.

A downstairs seller in 2026 is competing with two $450,000 comparables, and an upstairs seller with a $735,000 sale from July 2025 and an active listing at $749,000. The $619,000 to $670,000 downstairs sales of 2022 and 2023 show what a stronger market paid for the same plan; condition, updates and storm protection decide where a home lands between those two bands.
A lender's appraiser will look first at closed sales in the same condominium on the same plan within the last six to twelve months, then widen to Ironstone and Nautica Landing, which share the 1,654 and 2,297 square foot plans. That is why a Silverstone price that ignores the two 2025 to 2026 downstairs sales tends to meet a low appraisal, and why we show the appraiser the upgrades that explain a higher figure.
An upstairs home at 8783 Coastline Court sold for $850,000 in March 2026, and its MLS record carries only "The Quarry" in the subdivision field. The county roll places that home in Nautica Landing at the Quarry, a separate condominium built in 2014, so it is not in any Silverstone figure on this page. Pricing a Silverstone home off that sale means pricing off a newer building in a different association.
Your Silverstone buyer will almost always also tour Ironstone at the Quarry, because the two condominiums share the same 1,654 and 2,297 square foot plans and the same CDD product class. Silverstone offers the shortest trip from the gate and a five-year median above Ironstone's; Ironstone offers newer buildings and more homes to choose from.

On the same plans, Silverstone's five-year price per square foot ($336.51) sits above Ironstone's ($307.97), so location and the lake-side line of buildings carry weight against age. But Ironstone had seven county sales in the last year to Silverstone's two, and its two active listings sit at $639,500 and $709,000. A Silverstone listing priced as if Ironstone did not exist will sit; one priced to beat Ironstone on location and documentation will not.
We price a Silverstone at the Quarry home from the recorded sales on its own floor, adjusted for building position, lake view, condition, storm protection and roof documentation, then tested against the live Silverstone, Ironstone and Nautica Landing listings a buyer will tour the same weekend. The result is a written price with a defensible range, not a single guess.
Before we price a Silverstone home we check six things a listing sheet rarely states. First, the floor and building, because the building number tells a buyer when it was finished and where it sits on the lake. Second, the unit's own record in the Clerk's index: shutters, impact windows and any lien history. Third, the FY2027 CDD line for the folio, from $1,992.51 to $2,427.48 for 55 of the 56 homes. Fourth, the condominium and Quarry Community Association estoppels. Fifth, the lanai and garage condition, which the owner maintains under the declaration. Sixth, every Silverstone and Ironstone sale in the same plan for the last five years.
Automated estimates miss in Silverstone for three reasons. They average two very different plans, because a model sees one address, Coastline Court, across both floors. They often mix in Nautica Landing's newer buildings on the same street. And they cannot see the documents that move a Silverstone price: the flood letter, the roof date, the shutter approval and the fee stack. A Silverstone buyer shopping this season will compare your home with the one Silverstone listing, the two Ironstone listings and anything on the market in Nautica Landing that week. We set your price where it wins that tour on the numbers the buyer actually sees: price, plan, building age, monthly cost and documentation.
We market a Silverstone at the Quarry home to the buyers who actually buy there, seasonal owners, investors and first-time Quarry buyers, with photography, video and drone footage of the lake-side setting, a complete document file, and no yard sign, because the declaration bars one without written approval.
Silverstone leans toward second-home and investor ownership. In the county's 2026 preliminary roll only 17 of the 56 homes (30.4%) carry a homestead exemption, against 54.3% of all Quarry homes. Owners' mailing addresses run 21 in Florida, 34 in other states, led by Illinois, Pennsylvania, New Jersey and New York, and one in Canada. We market to those buyers where they search, in their own time zones.
All fourteen Silverstone buildings back onto the same lake, with the golf course beyond it. Professional photography, cinematic video and drone footage show what a buyer cannot see from Coastline Court: the view from the lanai and the distance to the Beach Club, 0.64 road miles north. Each listing gets a floor plan with the declaration's air-conditioned area stated plainly.
Because section 17.4 of the declaration bars signs without written approval, Silverstone homes are sold through the Southwest Florida MLS, syndication, our qualified-buyer database and direct outreach to the agents who show The Quarry. We register every showing with the gate so a buyer never skips your home because of an entry problem.
Some Silverstone owners want a quiet sale, often because a tenant is in place or the owner is out of state. We can offer a home to qualified buyers privately before it reaches the MLS, then decide together whether to go public, subject to the MLS rules that apply once a home is marketed.
The Silverstone condominium and Quarry Community Association assessments are not published publicly, and buyers ask about monthly cost second, after the floor. We put the estoppel figures, the CDD line and a tax estimate in the listing file on day one, so a buyer never discovers the fee stack at the end.
We negotiate a Silverstone at the Quarry contract partner to partner, never through an assistant, with the condominium's seven-day document window, the inspection period, the lender's condominium questionnaire and the buyer's insurance quote all built into the contract dates, so the deal that is signed is the deal that closes.

Under Florida's Condominium Act a resale buyer can cancel within seven days, excluding weekends and legal holidays, after signing and receiving the declaration, articles, bylaws and rules, the financial statement and budget, and the question-and-answer sheet, unless those were delivered more than seven such days before signing. We deliver the package at signing so the window starts and ends early.
A buyer's inspector will look at the air-conditioning, the water heater, the windows and the lanai, which the owner maintains, and a buyer's insurer will ask for the roof age and a wind-mitigation report. Your building's April 12, 2018 reroof notice and any approved shutter or impact-glass permit answer those questions before they become repair requests.
A financed buyer's lender sends the association a condominium questionnaire about reserves, insurance, delinquencies and litigation. Silverstone's clean recent lien record, with no association claim of lien against a unit after 2019 in the Clerk's index, helps. We ask the association to answer the questionnaire early so the loan is not waiting on it in the last week.
Selling a Silverstone at the Quarry home costs the negotiated commission, Florida documentary stamp tax on the deed at $0.70 per $100, the condominium and Quarry Community Association estoppel fees, a municipal lien search, and prorated taxes, CDD and assessments. In Collier County the buyer customarily pays the owner's title policy, and The Quarry's declaration puts the $6,500 resale fee on the buyer.

Florida charges $0.70 per $100 of consideration under Florida Statutes 201.02, and a Florida seller customarily pays it on a resale. At the Silverstone five-year median of $642,500 that is 6,425 taxable units, or $4,497.50. At $450,000 it is $3,150; at $749,000, $5,243. It is the largest fixed cost of selling after commission.
In Lee County the seller customarily chooses the closing agent and pays the owner's title policy. In Collier County the custom flips and the buyer customarily chooses and pays. No statute fixes the allocation, so the contract controls, and a seller moving within Southwest Florida should confirm it in writing rather than assume the Lee County habit.
A Silverstone sale needs a condominium estoppel under Florida Statutes 718.116(8) from Silverstone at the Quarry Condominium Association and a community association estoppel under Florida Statutes 720.30851 from The Quarry Community Association. The 2024 statutory cap is $299 per certificate for a current account, with $119 more for delivery within three business days. Order both the week the contract is signed.
The Quarry's recorded declaration says that on every transfer "the purchaser shall pay a resale fee" of $6,500 for 2026 through 2030, $7,500 after that, or $1,500 when the purchaser is moving from another Quarry home, with no fee on family and estate-planning transfers (section 12.12, Official Records Book 6334, Page 380). It can still be negotiated as a seller credit in a slow month.
Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is negotiable and not set by law. What you negotiate with us is the listing side; whether to offer anything toward the buyer's agent is a separate decision we make together, off the MLS.

A Silverstone at the Quarry seller answers to two regimes: Florida's Condominium Act, which requires the condominium resale document package under Florida Statutes 718.503, and The Quarry's community declaration, which requires every sale contract to carry the Section 720.401 disclosure statements. Add the flood disclosure, the property tax disclosure summary and any known defect not readily observable.
Section 720.401 of the Florida Statutes, the homeowners association disclosure summary, says it does not apply to associations regulated under Chapter 718, and Silverstone's own association is a Chapter 718 condominium association. The Quarry Community Association, which every Silverstone owner also belongs to, is a homeowners association. So a Silverstone sale touches both regimes, and we do not flatten them into one sentence. This is information, not legal advice: your closing agent or attorney decides the exact documents for your sale.
At the seller's expense, the buyer is entitled to the declaration, articles, bylaws and rules, the annual financial statement and budget, the association's most recent structural integrity reserve study or a statement that it has not completed one, the frequently asked questions sheet and a governance form (Florida Statutes 718.503). Silverstone's buildings are two stories, below the three-story milestone line, so there is no milestone summary to deliver. We request every item from the association before listing.
The contract must say, in conspicuous type, either that the buyer received the documents more than seven days before signing, excluding weekends and legal holidays, or that the buyer may cancel within seven such days after signing and receiving them. A package delivered late only lengthens the period in which the buyer can walk. We deliver it at signing.
The Quarry's Fifth Amended and Restated Declaration defines a "Lot" to include each condominium dwelling (section 3.28, Official Records Book 6334, Page 358). Section 20.12 then says each contract for the sale of a Lot "shall include immediately prior to the space reserved in the contract for the signature of the purchaser, the disclosure statements required by Section 720.401 Florida Statutes" (Page 405). Section 20.11 on the same page requires the seller to give the community association's Board at least seven days' prior written notice of the buyer's name and address and the transfer date, and keeps the seller jointly liable for assessments until that notice is received and the capital contribution is paid. Where Section 720.401 applies, its disclosure summary is due before the contract is signed, the seller supplies it on a resale, the contract must carry the statute's voidability clause in conspicuous type, and a buyer who did not get it can cancel within three days after receiving it or before closing, whichever comes first. The split is documented: the seller owes the disclosure language and the notice; the buyer owes the resale fee at closing.
Florida now requires a residential seller to give a flood disclosure at or before contract, including whether the seller has filed a flood insurance claim or received federal flood assistance (Fla. Stat. 689.302). We prepare it with FEMA's 2012 letter naming your building attached.
Florida Statutes 689.261 requires that a buyer of residential property receive a property tax disclosure summary warning not to rely on the seller's current taxes. In Silverstone the homesteaded median 2026 preliminary tax on an upstairs home is $4,839.97 and the non-homesteaded median $5,349.57, and a buyer's assessment resets at purchase, so the warning describes a real change in carrying cost.
Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For a Silverstone home that means prior leaks from above or below, insurance claims, unapproved alterations and any special assessment the board has approved. We walk every Silverstone seller through the disclosure before listing, not after an inspection finds it.
Five public Silverstone records help a sale: FEMA's 2012 flood letter for all fourteen buildings, the April 2018 tile reroof notices, the unit-by-unit shutter and impact-glass notices, a Clerk's index with no association lien against a unit since 2019, and the two-story height that keeps Silverstone outside Florida's milestone and SIRS requirements.
FEMA's Letter of Map Amendment 12-04-5534A, issued July 31, 2012 for "Silverstone at the Quarry, Phases 5 through 18", removed each of the fourteen buildings from the Special Flood Hazard Area. FEMA's letter says the federal mandatory flood insurance requirement does not apply to a removed structure, although a lender may still require coverage. FEMA's March 2025 preliminary map shows Coastline Court in Zone X.
On April 12, 2018 the association recorded fourteen notices of commencement, one per building, naming Absolute Roofing for a "tile to tile reroof" (Clerk, OR 5497 PG 1093). Roof age is the first question an insurer asks, and we attach your building's notice to the listing file.
Since 2019 the Clerk has recorded 19 notices of commencement on 17 Silverstone units naming storm-shutter or impact-window contractors. The declaration requires the association's written consent and an approved specification for any shutter (section 17.16), so we collect both the approval and the permit for your unit.
The association recorded 44 claims of lien against individual units between 2008 and 2019 and lenders filed 19 lis pendens between 2008 and 2018, the downturn years. The Clerk's index shows none since. That is one of the first things a condominium lender's questionnaire asks about.
Florida's milestone inspection law applies to condominium buildings three habitable stories or more in height (Fla. Stat. 553.899), and the structural integrity reserve study applies at the same threshold. Every Silverstone building is two stories. The association still budgets reserves, and your buyer still receives its statement on the reserve study.
Your Silverstone buyer underwrites four recurring layers, the Silverstone condominium assessment, the Quarry Community Association assessment, the Quarry CDD line on the tax bill and property tax at a reset assessment, plus the $6,500 resale fee. The two association assessments are not published, so the estoppels are the documents of record.
The board adopts an annual budget, each home pays an equal share, and the assessment is billed quarterly on January 1, April 1, July 1 and October 1 (declaration sections 21.1.1 and 21.1.2). It pays for exterior maintenance, roofs, paint, the driveways, landscaping, the master insurance policy and reserves.
Every Silverstone owner is a member of The Quarry Community Association, which owns and runs the Beach Club, the gate and the recreational lakes program. Its assessment is noticed to owners and appears on its estoppel certificate.
The Quarry Community Development District bills Silverstone homes in its "Coach" class on the November tax bill. For FY2027 a Silverstone home's line runs from $1,992.51 to $2,427.48 for 55 of the 56 homes, by our reading of the CDD's published bands, down $287.84 from FY2026 because the operating portion fell 37.8% (Quarry CDD FY2027 budget).
Florida's homestead cap resets at a sale (Fla. Stat. 193.155), so your buyer budgets from the non-homestead column or the purchase price. The median 2026 preliminary tax on a non-homesteaded Silverstone home is $4,011.67 downstairs and $5,349.57 upstairs, before the CDD line.
The Silverstone rules that affect a sale are the lease limits, the two-pet limit, the ban on signs and on alterations without board approval, and The Quarry's own leasing layer. None requires the association to approve your buyer, but each one decides whether a particular buyer can use the home the way they plan to.
Every Silverstone lease must run at least 30 days, with no more than three leases in a calendar year, under the declaration, and The Quarry's community rules add that an owner cannot lease in the first year after taking title and must submit a lease application at least 20 days before move-in. A home can be sold with a tenant in place if the lease complies with both layers.
The declaration allows up to two dogs or cats without the board's written permission and bars Pit Bull type dogs, Rottweilers, Mastiffs, Presa Canarios and their crosses (section 17.5). A buyer with three dogs or a restricted breed needs to know that before signing, not at move-in.
No For Sale sign without written approval, and every showing goes through The Quarry's gate. We register showings with the gate in advance and accompany or schedule buyers' agents, which makes Silverstone, just inside the entrance, the easiest Quarry address to show.
Structural changes and exterior additions such as screen doors, lighting, awnings or shutters need the board's written approval, and exterior changes inside The Quarry also go through the community association's Modifications Committee (declaration sections 17.17, 19.1.3 and 19.1.4). Bring approvals for anything already done; buyers and insurers ask.
The one Silverstone MLS closing in the year to September 26, 2026 took 65 days on market, and Ironstone's five closings on the same plans took a median of 106 days, so plan on two to four months of marketing at a correct price, then 30 to 45 days to close for a financed buyer. Correct pricing on day one shortens both.
Most North Naples buyers shop in season, January through April. Six of the sixteen Silverstone sales since August 2021 were recorded in March or April, so we aim to have a Silverstone listing fully documented and photographed by early January.

Automated models blend the 1,654 and 2,297 square foot plans, often mix in Nautica Landing's newer buildings on Coastline Court, and cannot read the flood letter, roof date or shutter approval that move a Silverstone price.
