Key Takeaways: What Should You Know About Concordia?

Concordia's key takeaways are its size, its price and its paperwork: 340 condominium units in 34 two-story buildings, a $210,000 median on 22 recorded sales in 12 months, a FEMA Zone X flood designation at every address we tested, and an association that publishes its amenities and manager but not its budget on its public site.

  • 340 units, 34 buildings, one lake. The Lee County roll carries 340 condominium units in 34 buildings of 10 units each, built in 2006, 2007, 2009 and 2010, around a five-acre lake with a lighted fountain.
  • Six floor plans, three bedroom counts. County heated areas run from 1,147 to 1,618 square feet: 68 one-bedroom units, 136 two-bedroom units and 136 three-bedroom units, every unit with a private attached garage according to the association.
  • $210,000 median, 22 recorded sales. Lee County recorded 22 qualified Concordia sales in the 12 months to September 25, 2026, from $112,500 to $267,000, a median of about $155 per square foot of county heated area.
  • A market that has stopped falling. The 12-month median sits 1.8 percent below the prior 12 months ($213,750 on 18 sales) and 26.3 percent below the 2022 calendar-year median of $285,000.
  • Fenced, not gated. The association describes Concordia as a fenced community with a camera and security system, a fitness center, a recreation center and a heated pool.
  • Zone X at five addresses. FEMA's National Flood Hazard Layer returns Zone X, area of minimal flood hazard, at five Concordia addresses on panels 12071C0254G and 12071C0258G, effective November 17, 2022.
  • Two stories, outside the milestone and SIRS height test. Florida's milestone inspection and structural integrity reserve study mandates apply to buildings three stories or more; Concordia's buildings have a lower level and a second level.
  • A short walk to groceries. Two private walking paths lead from Concordia to the shopping center with a Publix at 2481 Del Prado Boulevard North, about a tenth of a mile from the clubhouse in a straight line.

What Is Concordia in Cape Coral?

Concordia is a condominium community of 340 units on Concordia Lake Circle in northeast Cape Coral, Florida, ZIP 33909, completed in April 2010 according to its association. The Lee County roll records it under two condominium names, Concordia at Cape Coral with 300 units and Concordia of Cape Coral with 40 units, all on one circular street.

Concordia is a single street, a single lake and a single set of amenities. Every unit's address is a number on Concordia Lake Circle, from the association's principal address at 1751 to building street numbers that run from 1750 to 1872. The 34 street numbers on the county roll each carry exactly 10 condominium units, which matches the association's own description: 34 buildings, each with 10 units, three on the lower level and seven on the second level, every unit with a private attached garage and a lanai.

Where exactly is Concordia?

Concordia sits north of Kismet Parkway East and east of Del Prado Boulevard North, the main north-south arterial on Cape Coral's east side. OpenStreetMap places Concordia Lake Circle at about 26.698 degrees north and 81.937 degrees west, and the Publix at 2481 Del Prado Boulevard North sits on the community's western edge. The neighborhood around it is the part of Cape Coral the city calls the northeast quadrant and residents call North Cape: single-family homes on canal and dry lots, newer condominium communities such as Casa di Fiori and Isles of Porto Vista, and the commercial strip along Del Prado.

Why do some people call it Concordia Lakes?

People call it Concordia Lakes because of the lake at its center and the street name, Concordia Lake Circle. Semrush records about 110 monthly searches for "concordia lakes cape coral" against about 90 for "concordia cape coral". The association, the county roll and the state corporate register all use Concordia, and so does this guide. Both names mean the same 340 units.

Is Concordia the only Concordia in Lee County?

Concordia on Concordia Lake Circle is the only residential community named Concordia on the Lee County roll. The roll also carries Concord Condominium in Lehigh Acres (ZIP 33936), Coach Homes at Concord Point in Fort Myers (ZIP 33908), the LGS Concord parcels in Fort Myers (ZIP 33907) and Concorde Business Park, none of them connected to this community. Every figure in this guide is drawn only from the two Concordia condominium names in ZIP 33909.

What Is It Like Living in Concordia as a Homebuyer?

Living in Concordia means a two-story, garage-equipped condominium on a fenced lake community with a pool, fitness center and recreation center, a walk to a Publix-anchored shopping center, and a median recorded price of $210,000, with no golf course, no boat dock and no beach on site.

Concordia suits buyers who want low-maintenance ownership at an entry price that a Cape Coral single-family home cannot match. The association maintains the buildings' exteriors and the common grounds; owners maintain the interior of their unit. Each unit has an attached garage, which is not standard in Cape Coral condominiums of this price and which matters to seasonal owners who store a car, and to full-time residents who want covered parking and storage in a hurricane region.

Who buys in Concordia?

Concordia's buyers fall into three groups, judging by the recorded sales and the unit mix. First-time buyers and downsizers buy two- and three-bedroom units as a primary home. Seasonal owners from the Midwest and Northeast buy a lock-and-leave unit with a garage. And investors buy units to rent, subject to whatever the Declaration and the association's rules allow; those documents, not this guide, settle how units may be used. The 68 one-bedroom units, at 1,147 square feet, are the community's entry point; the 68 largest units, at 1,618 square feet, are its top floor plan.

What does a typical day look like?

A typical Concordia day starts at the fitness center, which the association lists as open daily from 5 a.m. to 10 p.m., moves to the heated pool beside the lake, and includes a walk to the Publix-anchored shopping center on one of the two private paths the association describes. The management office keeps weekday hours. Cape Coral's city parks, the Cape Coral Sports Complex and the city's boat ramps are a short drive away, and the beaches of Fort Myers Beach and Sanibel are a longer drive south and west.

What does Concordia not have?

Concordia does not have a golf course, a marina, boat docks, tennis courts, a beach or a restaurant on site, and none of its units sit on a Cape Coral canal. Its water is the five-acre lake, a man-made retention lake with a lighted fountain. Buyers who want Gulf access by boat, or a golf membership, should compare Concordia with the communities in our Cape Coral guide; buyers who want an affordable, low-maintenance condominium with a garage and a pool will find Concordia one of the strongest values in ZIP 33909.

What Is the Concordia Condo Market Doing Right Now?

Concordia's condominium market is steady at a lower level than its 2022 peak: Lee County recorded 22 qualified sales in the 12 months to September 25, 2026 at a $210,000 median, against 18 sales at $213,750 in the 12 months before, and the 2022 calendar-year median was $285,000. Floor plan, not timing, now explains most of the spread.

Data updated: October 2026 (Lee County Property Appraiser roll and Florida Department of Revenue qualified sales, newest recorded sale September 25, 2026; Southwest Florida MLS (Matrix) export pulled October 10, 2026).

We lead with the county record because it is the public file of deeds: every qualified, arm's-length sale of an improved Concordia unit, whether or not an agent listed it. The MLS adds what deeds cannot show, days on market and the gap between asking and selling price, and we label those figures with their own pull date.

What did Concordia condos sell for in the last 12 months?

In the 12 months from September 26, 2025 to September 25, 2026, Lee County recorded 22 qualified Concordia sales. The median was $210,000 (an even count, so the median is the mean of the two middle sales, which were both $210,000). Sales ran from $112,500 to $267,000, the mean was $199,932 and the total recorded volume was $4,398,500. The median price per square foot of county heated area was about $155. Twenty-two sales against 340 units is turnover of 6.5 percent in a year.

How do prices differ by bedroom count?

Bedroom count is the first cut of a Concordia price. In the same 12 months, the four one-bedroom sales had a median of $150,000 (from $141,000 to $165,000), the 12 two-bedroom sales a median of $202,500 (from $112,500 to $247,500) and the six three-bedroom sales a median of $227,000 (from $210,000 to $267,000). The one-bedroom units, all 1,147 square feet, include a den on several MLS records, which is why some listings call them "1+den".

How do prices differ by floor plan?

Concordia's six floor plans are the county's six heated-area figures, and they price differently. The table counts the 12-month recorded sales by plan. Where a plan recorded one or two sales we list the sales rather than print a median, because a median of one or two sales is not a market rate.

The 1,356-square-foot plan carries the widest range: its five sales include the lowest recorded Concordia price of the year, $112,500 in May 2026, and the highest two-bedroom price, $247,500 in January 2026. A spread that wide on one floor plan is condition, floor level and terms at work, which is exactly why a valuation has to read the individual sales and not the median.

What does the MLS add to the county record?

The Southwest Florida MLS (Matrix) export pulled October 10, 2026 shows 20 MLS-marketed Concordia closings in the 12 months to that date, a median sold price of $210,000 (from $141,000 to $267,000) and a median of about $154 per square foot of MLS living area. Nineteen of those closings carry days-on-market data: their median was 21 days, and they sold at a median 94.1 percent of the final list price. One closing was entered without days on market and is left out of those two figures only. The county count is 22 and the MLS count 20 because their windows end on different dates and because not every recorded sale is marketed on the MLS.

How many Concordia condos are for sale?

On October 10, 2026 the Southwest Florida MLS (Matrix) showed nine active Concordia listings, asking from $199,000 to $278,777 with a median asking price of $234,900, and one more under contract. Nine listings against 22 recorded sales a year is about 4.9 months of supply. The nine active listings were three three-bedroom units, five two-bedroom units and one one-bedroom-plus-den unit. Asking prices sit above the recorded median because sellers list above what they expect to accept: the 94.1 percent median sale-to-list ratio shows Concordia buyers negotiate.

Is the Concordia market up or down?

Concordia's market is roughly flat year over year and well below its peak. The 12-month median of $210,000 is 1.8 percent below the prior 12 months' $213,750 (18 sales), and the 24-month median is also $210,000 (40 sales). Over 36 months the median is $215,000 (58 sales) and over 60 months $235,000 (135 sales), a five-year figure lifted by 2022, when 47 recorded sales had a $285,000 median and the highest reached $350,000.

Two facts stand out. The 2009 and 2010 rows, with 164 sales at medians near $92,000 to $93,000, are the years when much of Concordia first changed hands after the 2008 housing collapse; units recorded then at well under half of 2007's prices. And the 2026 median to date, $212,500, is above calendar 2025's $185,540, so the year-to-date record is firmer than the trailing 12 months alone suggests.

What does the sales list show?

The list shows three things. First, prices cluster tightly by plan: all five 1,190-square-foot sales recorded between $177,500 and $210,000. Second, the season matters less than condition: January 2026 recorded both a $247,500 two-bedroom sale and a $210,000 one, on different plans. Third, one low sale can sit far below its plan, as the $112,500 sale of a 1,356-square-foot unit in May 2026 did, and a valuation that leans on a single sale can be badly wrong.

Why do the county and MLS dates sometimes differ?

The county file carries the date on the recorded deed, while the MLS carries the closing date the listing agent entered. For one 1,190-square-foot sale in building 1831, the county file shows March 1, 2026 and the MLS shows May 1, 2026, at the same $190,000 price; for a 1,223-square-foot unit in building 1865, the deed records $230,000 in January 2026 while the MLS reports a $235,000 closing. Where the two disagree we print the county record and name the MLS figure once, because a deed's consideration and a reported closing price can differ for credits and personal property.

How Did Concordia Come to Be?

Concordia came to be in the mid-2000s condominium boom in northeast Cape Coral: its association was incorporated on March 5, 2004, its first units recorded sales in late 2006, and the association dates full completion to April 2010, after the 2008 collapse slowed the later buildings. The county roll records four construction years: 2006, 2007, 2009 and 2010.

The Florida Division of Corporations record for CONCORDIA AT CAPE CORAL CONDOMINIUM ASSOCIATION, INC., document number N04000002511, shows an active not-for-profit corporation filed March 5, 2004, with its principal address at 1751 Concordia Lakes Circle, Cape Coral 33909. A second entity, CONCORDIA AT CAPE CORAL COMMONS ASSOCIATION, INC. (N04000011674), appears on the state register as merged. The build-out ran in phases, each recorded as its own instrument with the Lee County Clerk: the roll's legal descriptions cite instruments from 2006 through 2010, one per group of buildings.

How many units were built each year?

The county roll assigns 50 units to 2006, 120 to 2007, 140 to 2009 and 30 to 2010. No Concordia unit carries a 2008 build year, the year the national housing market broke. The 40 units recorded under the separate name Concordia of Cape Coral sit in four buildings, street numbers 1757, 1806, 1818 and 1872, with 2006, 2009 and 2010 build years, so the second name marks a recording, not a later phase.

What happened to prices after 2008?

Concordia's recorded prices fell by more than half between 2007 and 2009. The 69 qualified sales of 2007 had a $235,900 median; the 100 of 2009 had a $92,050 median and the 64 of 2010 a $93,000 median. The recovery was slow and steady through the 2010s, reaching a $161,500 median in 2019, before the pandemic-era surge took the 2022 median to $285,000. Today's $210,000 median is still about 11 percent below the 2007 median, in nominal dollars.

What does that history mean for a buyer or seller today?

The history means Concordia has already been through one full cycle, and today's prices sit closer to the long-run trend than to the 2022 peak. For an owner who bought in 2009 to 2013, the gain is large; for an owner who bought in 2022, a sale today is likely below the purchase price, and pricing that owner's unit well is the whole job. We discuss both situations openly with Concordia owners.

How Is Concordia Laid Out?

Concordia is laid out as a ring of 34 two-story buildings around a five-acre man-made lake, all addressed on Concordia Lake Circle, with the association's principal address at 1751 and two private walking paths to the shopping center on Del Prado Boulevard North. It is a compact, single-street community with no internal subdivisions.

The association describes the lake as five acres with a tri-circular lighted fountain at its center, and every building faces the lake ring or the perimeter. Because Concordia is one condominium community on one street, there is no village layer, no sub-association and no master association above it: the condominium association is the only governing layer.

How do the 34 buildings break down?

Each building carries 10 units. On the county roll, every building number holds two 1,147-square-foot units, two 1,190-square-foot units, one 1,223-square-foot unit, one 1,356-square-foot unit, two 1,468-square-foot units and two 1,618-square-foot units. That repeating mix is why the community's totals are exact multiples of 34: 68, 68, 34, 34, 68 and 68.

Which units are on the lower level?

The association says each building has three units on the lower level and seven on the second level. Unit numbers in Concordia follow the building number and a two-digit suffix (for example, unit 1201 is in building 12). MLS remarks often name the floor; buyers who need a ground-floor unit for mobility should confirm the level on the recorded declaration's floor plans and in person, because the unit number alone does not say.

Does Concordia have any sub-communities?

Concordia has no sub-communities a buyer would treat as separate. The county roll carries two condominium names, Concordia at Cape Coral (300 units) and Concordia of Cape Coral (40 units), which reflect the phased recording of the declarations, but the association's own site describes all 34 buildings as one community with one amenity set and one management company. No dedicated sub-page is planned, because nothing a buyer transacts on changes between the two names that we could prove from the record.

Who Governs Concordia?

Concordia is governed by a condominium association under Chapter 718 of the Florida Statutes: CONCORDIA AT CAPE CORAL CONDOMINIUM ASSOCIATION, INC., an active Florida not-for-profit corporation since March 5, 2004, run by an owner-elected board and managed day to day by Castle Group, according to the association's public website.

The association's public site, hosted on the TownSq platform, names Castle Group as the management company, lists the management office as open Monday through Friday from 8 a.m. to 4 p.m., and directs owners to place requests through the TownSq app. Castle Group's resident services line is listed for non-owner inquiries. Because Concordia is a condominium, the association owns and maintains the common elements, insures the buildings under a master policy, adopts an annual budget and levies assessments on every unit; owners elect the board at the annual meeting.

What documents govern a Concordia unit?

A Concordia unit is governed by its recorded Declaration of Condominium and the amendments recorded for its phase, the association's Articles of Incorporation and Bylaws, and the Rules and Regulations the board adopts. The Lee County roll cites the recording instruments for each group of buildings, from 2006 through 2010. The association's site has a Governing Documents page behind its owner login; a buyer receives these documents during a resale under section 718.503 of the Florida Statutes, and anyone can search the recorded declarations through the Lee County Clerk's official records.

Does Concordia have one association or two?

Concordia operates as one community with one association on its public site, while the county roll records two condominium names. The 300 units of Concordia at Cape Coral and the 40 units of Concordia of Cape Coral share the street, the lake, the amenities and the management company. We could not prove from public records whether the 40 Concordia of Cape Coral units sit under a separate declaration administered by the same association, so this guide does not state it. A buyer's estoppel certificate and the recorded declaration for the specific unit settle it before closing.

Is there a master association or a community development district?

No master association or community development district sits above Concordia that we found in the record. The MLS fee fields on the 19 Concordia closings that report fees show a single association fee and no master fee layer on most listings, no mandatory club fee and no recreation lease fee. Cape Coral is a city, so city taxes, city utility charges and any city special assessments appear on the Lee County tax bill rather than through the association.

What Does It Cost to Own a Concordia Condo? The Fee Stack

Owning a Concordia condominium costs its association fee, its Lee County property tax bill, its unit insurance and any special assessment the board levies. The Southwest Florida MLS reports the association fee at a $500 monthly median on 19 closed listings, from $468 to $644, and the association's adopted budget, not a listing, is the controlling figure.

What is not published. The association does not post its adopted 2026 budget, its reserve schedule or its board minutes on the public pages of its site, and the MLS fee field does not say what the fee includes. A buyer obtains the budget, the reserve schedule and the most recent financial report as part of the resale disclosure under section 718.503, and confirms the exact current assessment, any special assessment and any unpaid balance on the estoppel certificate under section 718.116. Three MLS listings reported $644 a month; we report those figures as reported and do not explain them, because the record does not.

Why do the MLS fee figures vary?

MLS fee figures vary because listing agents enter them by hand, sometimes from an old budget, sometimes in a different field (association fee, condo fee or master fee) and sometimes rounded. Fifteen of the 19 Concordia closings that reported a fee showed between $486 and $500 a month, consistent with a fee that rose from about $486 to about $500 between budget years. Treat any single listing's figure as a pointer to ask the association, not as the answer.

What Are the Concordia Floor Plans?

Concordia's floor plans are six unit sizes repeated in every one of its 34 buildings: 1,147, 1,190, 1,223, 1,356, 1,468 and 1,618 square feet of county heated area, with one bedroom and one bath in the smallest plan and two bathrooms in every other plan. Every unit has a private attached garage and a lanai, according to the association.

The 24-month figures (September 26, 2024 to September 25, 2026) give each bedroom count a larger sample than 12 months: nine one-bedroom sales at a $155,000 median, 20 two-bedroom sales at $211,250 and 11 three-bedroom sales at $238,500.

What is the one-bedroom plan like?

The one-bedroom Concordia plan is 1,147 square feet of county heated area with one bath, and MLS records often describe it as one bedroom plus a den. At $150,000 (12-month median, four sales) it is the least expensive way into a fenced Concordia unit with a garage, and it is the plan seasonal owners and single buyers most often choose.

What are the two-bedroom plans like?

Concordia has three two-bedroom plans, at 1,190, 1,223 and 1,356 square feet, all with two baths. The 1,190-square-foot plan is the most common, with 68 units; the 1,223 and 1,356 plans each appear once per building. Their 12-month medians were $190,000 (1,190, five sales) and $210,000 (1,356, five sales), and the 1,223 plan recorded two sales, at $215,000 and $230,000.

What are the three-bedroom plans like?

Concordia's three-bedroom plans are 1,468 and 1,618 square feet, both with two baths, 68 of each. The 1,468 plan recorded five sales in 12 months at a $229,000 median and includes the year's highest sale, $267,000; the 1,618 plan recorded one sale, at $220,000. A three-bedroom Concordia unit is one of the few ways to get three bedrooms, two baths and a garage in a Cape Coral condominium for well under $300,000.

How Do We Price a Concordia Condo?

We price a Concordia condominium in four steps: start with the recorded sales of the same floor plan, adjust for floor level, lake view and condition against those sales, check the active listings it will compete with that week, and set the asking price where the 94.1 percent median sale-to-list ratio lands the buyer's offer near the value we expect.

Step one: the same floor plan

Concordia's six plans repeat in every building, which makes it one of the easiest Cape Coral communities to compare like with like. A 1,468-square-foot unit is priced against other 1,468-square-foot units, never against the community median.

Step two: floor, view and condition

We read each comparable's MLS remarks and photos for floor level, view and updates, and adjust for the differences. The 1,356-square-foot plan's one-year range, $112,500 to $247,500, is the proof that condition and circumstances move a Concordia price by tens of thousands of dollars.

Step three: the competition this week

On October 10, 2026 nine Concordia units were listed, from $199,000 to $278,777. A seller's listing competes with those first, and a buyer touring Concordia will see several of them the same day.

Step four: the negotiation margin

The median Concordia closing in the October 10, 2026 MLS export sold for 94.1 percent of its final list price. We set the asking price so that a normal negotiation ends at the value the recorded sales support, not below it. Request a free Concordia home valuation and we will show you each step for your unit. You will be working with Top 1% Real Estate Agents Nationally Since 2008.

What Amenities Does Concordia Have?

Concordia's amenities are a heated pool, a fitness center, a community recreation center, a five-acre lake with a lighted fountain, a camera and security system with sirens and motion lights by the amenities, a perimeter fence, and two private walking paths to a Publix-anchored shopping center, as the association lists them on its public site.

The amenity set is compact and maintained by the association rather than a club, so there is no separate membership, initiation fee or club dues. Hours the association publishes: the fitness center is open daily from 5 a.m. to 10 p.m.; the management office is staffed on weekdays.

What is the pool like?

The association describes a heated pool as part of the clubhouse amenities. A second description in our research, from a brokerage page that we do not cite as a source, adds a vanishing-edge waterfall and a spa; buyers who care about the spa should confirm it on a visit and in the association's rules, which set pool hours and guest policy.

Is there a fitness center?

Yes. The Concordia fitness center is open daily from 5 a.m. to 10 p.m., according to the association's management contacts page. Larger gyms, including the city's own recreation programs, are within a short drive.

Can you walk to shopping from Concordia?

Yes. The association says two private walking paths lead from Concordia to a shopping center with a Publix supermarket, shops and restaurants. OpenStreetMap places the Publix at 2481 Del Prado Boulevard North, about a tenth of a mile in a straight line from the association's 1751 address, which makes Concordia one of the few Cape Coral condominium communities where a weekly grocery run can be on foot.

What recreation is nearby?

Cape Coral's city park system fills in what Concordia does not have on site. In straight-line miles from Concordia: Sun Splash Family Waterpark is about 4.8 miles, Coral Oaks Golf Course (a city-owned public course) about 5.6, Four Mile Cove Ecological Preserve about 5.9, the Cape Coral Sports Complex about 7.1 and the Cape Coral Yacht Club park, beach and pier about 10.8. The city's public boat ramps serve owners who keep a trailered boat.

Which amenities does Concordia not have?

Concordia has no golf course, tennis or pickleball courts, marina, boat docks, beach, restaurant, or gated guard entry. That absence keeps the association's cost base simpler than amenity-rich communities and is part of why Concordia's fee and price sit where they do.

Is Concordia in a Flood Zone?

Concordia is not in a FEMA special flood hazard area at any address we tested: the National Flood Hazard Layer returns Zone X, area of minimal flood hazard, at five Concordia Lake Circle addresses spread around the lake, on FIRM panels 12071C0254G and 12071C0258G, both effective November 17, 2022. Zone X means a federally backed lender does not require flood insurance.

We queried FEMA's National Flood Hazard Layer at five addresses geocoded by the US Census Bureau, rather than relying on one corridor value, because a flood designation is a location fact. Every result was the same.

Do Concordia owners need flood insurance?

Concordia owners are not required by a federally backed lender to carry flood insurance in Zone X, but Zone X is not "no risk": FEMA's own guidance is that a large share of flood claims come from outside the high-risk zones, and Zone X coverage through the National Flood Insurance Program is generally among the least expensive flood policies available. In a condominium, the association insures the building; an owner's own flood policy, if bought, covers the unit's contents and improvements. Ask the association whether its master policy includes flood coverage for the buildings.

Does Cape Coral get a flood insurance discount?

Cape Coral participates in FEMA's Community Rating System, which discounts National Flood Insurance Program premiums for policyholders in communities that go beyond the program's minimum floodplain standards. The city's flood protection page and FEMA's Community Rating System list give the current class and the discount that applies in and outside the special flood hazard area.

How Did Concordia Fare in Hurricanes Ian and Milton?

Concordia sits inland in northeast Cape Coral, away from the Caloosahatchee River and the Gulf-access canals that took the worst storm surge when Hurricane Ian made landfall in Lee County on September 28, 2022; its flood designation is Zone X at every address we tested. Wind affects every Cape Coral building, and Concordia's storm record is held by the association.

The National Hurricane Center's report on Hurricane Ian documents a Category 4 landfall on Cayo Costa and catastrophic surge along the Lee County coast; Hurricane Milton made landfall south of Tampa Bay on October 9, 2024, with lesser effects in Lee County. Neither report lists damage by condominium, and the association has not published a storm-damage summary on its public site.

What does the federal aerial imagery show after Ian?

The US Department of Agriculture's National Agriculture Imagery Program aerial of this area, flown in January 2023 about four months after Hurricane Ian, shows blue roof tarps on a number of single-family homes east and north of Concordia, while we see no tarps on Concordia's 34 building roofs in that image. One image is not an inspection, and a buyer still asks the association for its roof and repair history, but it is a useful first look at how the community came through the storm.

What should a Concordia buyer ask about storm history?

A Concordia buyer should ask the association, through the resale disclosure and the estoppel process, four questions: whether the buildings had storm damage in 2022 or 2024 and how it was repaired, whether any insurance claim or special assessment remains open, when the roofs were last replaced, and whether the buildings have impact windows, shutters or other wind mitigation. The answers live in the association's records, which owners can inspect under section 718.111 of the Florida Statutes, and in permits on file with the City of Cape Coral.

What does Zone X mean after a hurricane?

Zone X means rising water from a storm surge or river flooding was not mapped as the controlling hazard at Concordia's addresses on the 2022 panels. It does not mean wind damage, rainfall flooding from a stalled storm or a power outage cannot reach the community. For insurance and resale, the practical value of Zone X is that buyers' lenders do not add a mandatory flood policy to the monthly cost, which helps Concordia's affordability against communities in Zone AE.

What Does Condo Insurance Cost in Concordia?

Condo insurance in Concordia has two layers: the association's master policy on the buildings, paid through the association fee, and each owner's HO-6 policy on the interior, contents, loss assessment and liability, priced per unit. Neither the master premium nor typical HO-6 premiums are published, so a buyer gets quotes before the inspection period ends.

The split matters. Florida's condominium statute makes the association responsible for insuring the buildings to replacement cost, and the unit owner responsible for interior finishes, fixtures and personal property, as Citizens Property Insurance explains in its condominium coverage guide. Because the association's budget absorbs the building policy, a rise in the master premium shows up as a rise in the monthly fee rather than a separate bill.

How do I get an HO-6 quote for a Concordia unit?

Give an insurance agent the unit address, the year built from the county roll (2006, 2007, 2009 or 2010), the floor (lower or second level), the square footage and the wind mitigation features of the building, and ask for a policy that includes loss assessment coverage. The 2006 to 2010 build years fall after Florida's 2002 statewide building code took effect, which insurers weigh when they price wind coverage.

Can Concordia owners use My Safe Florida Home?

My Safe Florida Home is a state program that funds wind-mitigation inspections and grants for eligible homestead owners, and its eligibility rules for condominium units depend on the program year and the building. Owners should check the program site and confirm with the association before any exterior work, because windows and doors in a condominium can be association property.

Do Florida's Condo Safety Laws Apply to Concordia?

Florida's milestone inspection and structural integrity reserve study requirements, adopted after the 2021 Surfside collapse, apply by statute to condominium buildings three stories or more in height. Concordia's buildings are two stories, a lower level and a second level, so by that height test they fall outside both mandates, while the association still budgets reserves under the general condominium statute.

Section 553.899 of the Florida Statutes requires milestone structural inspections for condominium and cooperative buildings three stories or more, and section 718.112(2)(g) requires a structural integrity reserve study every 10 years for each building three stories or more. The Florida Department of Business and Professional Regulation's condominium division maintains the reporting portal for buildings that are covered.

Does that mean Concordia has no reserves?

No. Being outside the three-story mandates does not exempt an association from the general budget and reserve provisions of section 718.112, which require a condominium budget to show reserve accounts for capital items such as roofs and painting unless the owners vote to waive or reduce them. A buyer should read the budget delivered with the resale documents to see how Concordia funds roof and paint reserves and whether owners have waived any.

What changed in Florida condo law in 2025?

The 2025 Legislature passed CS/CS/HB 913, which amended the condominium statute again on reserves, inspections, association transparency and official records. The Florida Senate's bill summary lists the changes. For a two-story community like Concordia, the practical changes concern records, meetings and website requirements more than the structural mandates, and the current statute text controls.

Which Schools Serve Concordia?

Concordia's public schools are set by the School District of Lee County under its Student Enrollment Plan, which the district publishes for each school year (the 2026-2027 plan is on its site) and which assigns and offers schools by home address. The district's own school zones lookup gives the options for a specific Concordia unit, which is the only reliable answer.

We do not print an assigned school list for Concordia, because the district assigns by address and updates its plan each year, and listing fields on the MLS are not a reliable guide to school assignment. Nearby district schools in north and northeast Cape Coral include Island Coast High School and Mariner High School, and Trafalgar Middle School; whether a given Concordia address is offered each depends on the current enrollment plan.

How do I check schools for a Concordia address?

Use the School District of Lee County's student enrollment and school zones pages, enter the unit address, and read the list of schools available to that address for the coming school year. Families relocating mid-year should also ask the district about transfer windows. Florida's Department of Education publishes school grades for every public school each year.

Are there private and charter schools near Concordia?

Cape Coral has a network of city-run charter schools and several private schools, and Fort Myers adds more. Each sets its own admission rules and calendar. For a Concordia buyer with school-age children, the honest advice is to choose the school plan first and confirm it before the inspection period ends.

How Far Is Concordia From Hospitals, Airports and Beaches?

How do Concordia residents get to Fort Myers?

Concordia residents reach Fort Myers over the Caloosahatchee bridges: north and east via Del Prado Boulevard and Pine Island Road toward the Interstate 75 interchanges, or south through the city to the Midpoint Memorial Bridge and the Cape Coral Bridge. Northeast Cape Coral's position makes Interstate 75 and Punta Gorda Airport closer than they are from the south Cape.

Where is the nearest hospital?

The nearest hospital is Lee Health's Cape Coral Hospital on Del Prado Boulevard South, about 4.1 straight-line miles south of Concordia. Gulf Coast Medical Center in Fort Myers, about 12.1 miles away, is Lee Health's trauma center for the region.

What Is Being Built Near Concordia?

The largest projects shaping Concordia's part of Cape Coral are commercial growth along the Pine Island Road and Del Prado Boulevard corridors, the city's utilities extension program in the north Cape, and Cape Coral Grove, a 131-acre mixed-use town center the city describes on Pine Island Road in northwest Cape Coral, backed by a $700 million private investment.

Cape Coral's economic development office presents the Pine Island Road corridor as the city's main commercial growth corridor and Cape Coral Grove as its flagship project: a town center with housing, retail, offices and a hotel on the north side of Pine Island Road between Chiquita Boulevard and Burnt Store Road. It sits about seven to eight miles west of Concordia, close enough to change where Concordia residents shop and dine, far enough not to change Concordia's street.

Will new apartments near Concordia affect values?

New rental apartments across Cape Coral add competition for renters rather than for condominium buyers, and the city's own development pages show several large rental complexes in the pipeline, none of them named Concordia. For a Concordia owner who rents a unit, new supply can soften rents; for an owner selling to an owner-occupant, the competition is other condominiums and entry-level single-family homes.

What about the Utilities Extension Project?

The City of Cape Coral's Utilities Extension Project brings city water, sewer and irrigation to areas still on wells and septic, and it is funded by special assessments on the parcels served. Any utilities assessment on a Concordia parcel appears on its Lee County tax bill, and the city's "find your future utilities extension area" tool lets an owner check a specific parcel.

What Are the Daily Logistics in Concordia?

Concordia's daily logistics run through its management office and the association's rules: Castle Group's on-site office keeps weekday hours, owners file requests through the TownSq app, the fitness center opens daily from 5 a.m. to 10 p.m., and leasing, pets, guests, parking and alterations follow the Declaration and the board's rules, which a buyer reads before closing.

Can you rent out a Concordia condo?

Whether and how a Concordia unit can be rented, including minimum lease terms, the number of leases a year and any approval process, is set by the recorded Declaration and the association's rules, which we have not published here because the association does not post them publicly. MLS listings show an application fee of up to $150 on some sales and leases. Investors should read the leasing section of the documents before writing an offer.

Does Concordia allow pets?

Concordia's pet rules are set by its Declaration and rules, and we do not quote them from second-hand listings. Ask for the pet section of the rules in the resale documents, including any limits on number, weight or breed and any rules for common areas.

How do trash, mail and utilities work?

Trash and recycling in Cape Coral are city services billed through the city; electricity in Cape Coral is supplied by Lee County Electric Cooperative or Florida Power and Light depending on the area; mail is delivered by the US Postal Service. The association's management office can tell a new owner how trash collection, mail delivery and utility accounts work at Concordia.

How Do You Buy a Concordia Condo, Step by Step?

Buying a Concordia condominium follows eight steps: set the budget including the association fee, get a lender who handles condominiums, choose a floor plan, compare it to that plan's recorded sales, write an offer with a condominium rider, read the resale documents inside the statutory window, inspect and insure, and close through a title company that orders the estoppel.

Step one: budget the whole monthly cost

A Concordia budget is the mortgage payment plus the association fee (a $500 monthly median on the October 10, 2026 MLS export), the HO-6 insurance premium and the property tax bill. The fee covers what the association insures and maintains, so compare it with the separate insurance, roof and exterior costs a single-family owner pays.

Step two: a lender who knows condominiums

Condominium loans add a project review: owner-occupancy, delinquencies, insurance and litigation. A lender who has closed in Cape Coral condominiums will ask the association for its questionnaire early.

Step three: choose the plan, then the unit

Choose among the six plans first (one bedroom at 1,147 square feet up to three bedrooms at 1,618), then the floor and the view. Every plan repeats in every building, so there is usually more than one unit to compare.

Step four: compare with recorded sales

Read the plan's recorded sales in the list above before you offer. A unit asking far above its plan's recent sales needs a reason, and a unit far below may need work.

Step five: offer with the right contract

Florida's standard residential contracts include a condominium rider. Your agent fills in who pays the estoppel fee, any special assessment and the association's application charge.

Step six: read the documents in time

Under section 718.503 of the Florida Statutes the seller delivers the Declaration, Bylaws, rules, the latest financial report and the governance form, and you may cancel within the statutory window after receiving them. Read the leasing, pet and budget sections first.

Step seven: inspect and insure

Order a home inspection and a wind-mitigation report, get an HO-6 quote before the inspection period ends, and ask the association about roofs, storm repairs and any open assessments.

Step eight: close

The title company orders the estoppel certificate, collects the association's figures and records the deed. Our Concordia buyer guide walks through each step in detail, and Marc Comisar represents Concordia buyers from first tour to closing at (239) 287-5873.

Is a Concordia Condo a Good Investment?

A Concordia condominium can be a sound long-term hold for an owner-occupant or a patient investor: 22 recorded sales a year make it liquid for a condominium, Zone X keeps the flood cost low and two-story buildings sit outside the three-story inspection mandates, but rental rights depend on the Declaration and prices are still 26.3 percent below the 2022 median.

What does the price history say about risk?

Concordia's recorded history shows a full cycle: a $235,900 median in 2007, $92,050 in 2009, a long recovery to $285,000 in 2022 and $210,000 in the latest 12 months. An investor should plan for cycles of that size and buy on recorded value, not on the last peak.

Can a Concordia unit be rented?

Leasing at Concordia is governed by its Declaration and rules, which set any minimum lease term, approval process and limits. Read them before buying a unit as a rental; we do not quote leasing terms from second-hand sources.

What does an investor compare Concordia with?

An investor compares Concordia's $210,000 median and about $155 per heated square foot with Casa di Fiori at $215,000 and about $169, and with the ZIP 33909 condominium median of $185,000, from the same county record. The benchmark table above sets them side by side.

How Does Concordia Compare With Nearby Condo Communities?

Concordia compares as the mid-priced, garage-equipped choice among northeast and central Cape Coral condominium communities: its $210,000 median on 22 recorded sales sits above Isles of Porto Vista's $157,000 and the ZIP 33909 condominium median of $185,000, close to Casa di Fiori's $215,000, and well below Island Cove's $295,000, using the same county record and the same 12 months.

Every row below comes from the same Lee County file, the same qualification rules (qualified, improved, arm's-length) and the same 12-month window, September 26, 2025 to September 25, 2026, with price per square foot measured on county heated area.

What makes Concordia different from Casa di Fiori?

Casa di Fiori is newer (built 2012 to 2022) and sold at a slightly higher median, $215,000, and per square foot, about $169, on the same number of sales, 22. Concordia's price per square foot is lower, and every Concordia unit has an attached garage according to its association; Casa di Fiori's buildings are a decade or more younger, which some buyers weigh for roofs and systems. A buyer choosing between them is choosing between age and price per foot.

What about Cape Coral's single-family homes?

Concordia's $210,000 median buys what a Cape Coral single-family home at that price usually cannot: a maintained exterior, a pool and fitness center, a garage and a fenced community. Our Cape Coral area guide covers single-family prices by canal type and ZIP, and gated single-family communities such as Sandoval and Coral Lakes show what the next step up costs. Owners who outgrow a lake view and want a boat at the door look at Gulf-access communities such as Cape Harbour and Cape Royal.

Concordia vs Isles of Porto Vista: Which Should You Choose?

Concordia versus Isles of Porto Vista is the closest like-for-like decision in ZIP 33909: both are condominium communities of the 2006 to 2007 era in ZIP 33909, and the record separates them on price, size and per-square-foot value, with Concordia's 22 recorded sales at $210,000 against Isles of Porto Vista's 13 at $157,000 over the same 12 months.

Who should choose Concordia?

Choose Concordia if you want an attached garage, a walk to Publix, a fenced lake community and two-story buildings outside the three-story inspection mandates, and you can spend the roughly $50,000 more than the Isles of Porto Vista median that those features command.

Who should choose Isles of Porto Vista?

Choose Isles of Porto Vista if the lowest entry price is the goal and its own building type and amenity set fit your plans. Our Isles of Porto Vista guide covers its buildings, fees and flood map in full.

What Are the Honest Pros and Cons of Concordia?

Concordia's honest pros are a garage with every unit, a walkable Publix, Zone X flood maps, a heated pool and fitness center, and a $210,000 median that undercuts most of Cape Coral's amenity condominiums; its cons are no water access by boat, no golf or racket sports, a sale-to-list median of 94.1 percent and an association budget that is not public.

What are the pros of Concordia?

  • Garage with every unit. The association says every unit has a private attached garage, rare at this price in Cape Coral.
  • Walkable groceries. Two private paths to a Publix-anchored center.
  • Zone X. No mandatory flood insurance at the five addresses we tested.
  • Two-story buildings. Outside Florida's three-story milestone and SIRS mandates.
  • Price. A $210,000 median on 22 recorded sales, about $155 per heated square foot.
  • Liquidity. 22 recorded sales a year gives sellers real comparables by floor plan.

What are the cons of Concordia?

  • No boating or golf on site. The lake is a retention lake; canals and courses are a drive away.
  • Negotiated prices. The October 10, 2026 MLS export shows a median 94.1 percent sale-to-list ratio, so buyers negotiate.
  • Prices below the 2022 peak. Owners who bought in 2022 may sell below purchase price today.
  • Budget not public. The association does not post its budget, reserves or minutes on its public site; buyers read them in the resale documents.
  • Second-floor majority. Seven of ten units in each building are on the second level, per the association.

How quickly do Concordia condos sell?

The 19 Concordia closings with days-on-market data in the October 10, 2026 MLS export went under contract in a median 21 days. That median hides a wide spread: some units sold within a week, while others sat for several months because they were priced above their floor plan's recorded sales.

What will a buyer ask about my Concordia condo?

A Concordia buyer will ask for the monthly fee and what it covers, any special assessment, the roof age, the insurance cost, the leasing and pet rules, and the flood zone. We gather the estoppel figures, the resale documents and the Zone X flood determination early, so a buyer can say yes inside the inspection period.

Should I renovate my Concordia unit before selling?

Usually not more than cosmetic work. Concordia's recorded sales show condition matters, since the 1,356-square-foot plan sold from $112,500 to $247,500 in one year, but buyers discount for their own taste. Paint, lighting, fixtures and a professional clean tend to return more than a kitchen remodel at this price point.

Does it matter which floor my unit is on?

Floor level can matter to Concordia buyers: lower-level units suit buyers who avoid stairs, while second-level units can offer better lake views and more privacy. We price the floor as one factor beside the plan and condition, using recorded sales of matching units where they exist.

What does it cost to sell a Concordia condo?

A Concordia seller typically pays the brokerage commission agreed in the listing agreement, Florida documentary stamp tax on the deed at $0.70 per $100 of price under section 201.02, the owner's title insurance policy by Lee County custom, the association's estoppel fee and transfer charges, and prorated taxes and fees. Frequently Asked Questions, Buyer Edition

Concordia buyers ask most often about price, fees, flood zone, rentals, pets, garages and how Concordia compares with other Cape Coral condominiums. Each answer below draws on the Lee County record, the association's public site, the Southwest Florida MLS export of October 10, 2026 and the Florida Statutes, with the source named.

Is Concordia in Cape Coral a good place to live?

Concordia is a good place to live for buyers who want an affordable, low-maintenance condominium with a garage, a pool, a fitness center and a walk to Publix. It is a weaker fit for buyers who want boating, golf or a beach on site. Its recorded median of $210,000 is among the lower prices for a fenced amenity community in Cape Coral.

How much does a condo in Concordia cost?

Lee County recorded 22 qualified Concordia sales in the 12 months to September 25, 2026 at a $210,000 median, from $112,500 to $267,000. One-bedroom units had a $150,000 median, two-bedroom units $202,500 and three-bedroom units $227,000.

How many units are in Concordia?

Concordia has 340 condominium units in 34 buildings of 10 units each, according to both the Lee County roll and the association's website.

When was Concordia built?

Concordia's units carry 2006, 2007, 2009 and 2010 build years on the county roll, and the association dates full completion to April 2010.

Is Concordia gated?

Concordia is fenced rather than gated, by the association's own description, with a camera and security system that activates sirens and motion lights near the amenities.

What are the HOA fees in Concordia?

Concordia's association fee had a $500 monthly median on the 19 closed MLS listings that reported a fee in the October 10, 2026 export, with a range of $468 to $644. The association's adopted budget sets the actual figure; ask for it in the resale documents.

What do Concordia's condo fees include?

What Concordia's fee includes is set by the association's budget, which is not posted publicly. A Florida condominium budget typically funds common-area maintenance, the master insurance policy on the buildings, management and reserves; read the budget and confirm cable, internet, water or pest control inclusion with the association.

Is Concordia in a flood zone?

No special flood hazard area applies at the five Concordia addresses we tested: FEMA's National Flood Hazard Layer returns Zone X, area of minimal flood hazard, on panels 12071C0254G and 12071C0258G, effective November 17, 2022.

Do I need flood insurance to buy in Concordia?

A federally backed lender does not require flood insurance in Zone X. Many owners still buy contents coverage, and the association's master policy decides whether the buildings themselves carry flood coverage.

Do Concordia units have garages?

Yes. The association states that all units have private attached garages and lanais.

Can I rent out my Concordia condo?

Rental rights are set by Concordia's recorded Declaration and rules, which we do not quote from second-hand sources. Read the leasing section in the resale documents before you buy as an investor.

Does Concordia allow pets?

Concordia's pet rules are in its Declaration and rules. Ask for them in the resale documents, including any limits on number, size or breed.

Is there a pool in Concordia?

Yes. The association lists a heated pool among the community's amenities, beside a fitness center and a community recreation center.

Does Concordia have a gym?

Yes. Concordia's fitness center is open daily from 5 a.m. to 10 p.m., according to the association.

Can I walk to a grocery store from Concordia?

Yes. Two private walking paths lead to a shopping center with a Publix at 2481 Del Prado Boulevard North, about a tenth of a mile in a straight line from the association's address.

Is Concordia on a canal?

No. Concordia's buildings sit around a five-acre man-made lake, not a Cape Coral canal, so there is no boat dockage at the community.

Who manages Concordia?

Castle Group manages Concordia, with an on-site management office open on weekdays, according to the association's website.

Are there special assessments in Concordia?

The association does not publish special assessments on its public site. The estoppel certificate issued for your purchase states any special assessment levied and any amount owed on the unit, under section 718.116 of the Florida Statutes.

Does Concordia need a milestone inspection?

Florida's milestone inspection law, section 553.899, applies to condominium buildings three stories or more. Concordia's buildings are two stories, so by that height test they fall outside the mandate.

Does Concordia need a structural integrity reserve study?

Section 718.112(2)(g) requires a structural integrity reserve study for condominium buildings three stories or more. Concordia's two-story buildings fall outside that test, while the general reserve rules of section 718.112 still apply to the association's budget.

What are the closing costs for a buyer in Concordia?

A Concordia buyer typically pays lender charges if financing, the intangible tax and note stamps on a mortgage, the lender's title policy, recording fees, an inspection, the association's application or transfer charges as the contract assigns them, and prorated fees and taxes. In Lee County the seller customarily pays the owner's title policy.

Can I get an FHA or VA loan in Concordia?

FHA and VA loans on a condominium require the project to be approved by the agency, or to qualify for a single-unit approval. Check the HUD condominium approval search and ask your lender before writing an offer.

How long do Concordia condos stay on the market?

The 19 Concordia closings with days-on-market data in the October 10, 2026 MLS export went under contract in a median 21 days, with a wide spread from a few days to many months.

Do Concordia sellers negotiate?

Yes. Those same 19 closings sold at a median 94.1 percent of the final list price, so a buyer should expect room to negotiate on a fairly priced unit.

How many Concordia condos are for sale right now?

Who is the best buyer's agent for Concordia?

We think the best buyer's agent for Concordia reads the recorded sales by floor plan, the resale documents and the flood and insurance record before you write an offer. Frequently Asked Questions, Seller Edition

Concordia sellers ask most often what their unit is worth, how fast it will sell, what it costs to sell and who should list it. Each answer below uses Lee County's recorded sales, the Southwest Florida MLS export of October 10, 2026 and the Florida Statutes, with the source named, and links to our full Concordia seller and valuation guides.

Who is the best listing agent for Concordia?

We believe the best Concordia listing agent prices from the recorded sales of your own floor plan, markets the garage, lake and Zone X designation, and has the estoppel and resale documents ready on day one. That is how McGreevy and Comisar list Concordia homes; call Jesse direct at (239) 898-6072.

What is my Concordia home worth?

Your Concordia home's value starts with its floor plan's recorded sales: 12-month medians were $150,000 for the 1,147-square-foot plan, $190,000 for the 1,190 plan, $210,000 for the 1,356 plan and $229,000 for the 1,468 plan. Request a free Concordia home valuation for your unit.

How much does it cost to sell a condo in Concordia?

Selling costs in Concordia include the listing commission you agree, documentary stamp tax at $0.70 per $100 of price, the owner's title policy by Lee County custom, the estoppel fee, prorations and any repairs you agree to. See our Concordia seller guide for a worked net sheet.

How long does it take to sell a Concordia condo?

The 19 Concordia closings with days-on-market data in the October 10, 2026 MLS export took a median 21 days to go under contract; closing usually adds 30 to 45 days for a financed buyer.

What is the Concordia market like for sellers right now?

The Concordia market is steady but price-sensitive: a $210,000 median on 22 recorded sales in 12 months, 1.8 percent below the prior 12 months, nine active listings on October 10, 2026 (about 4.9 months of supply) and a 94.1 percent median sale-to-list ratio.

Is now a good time to sell my Concordia condo?

It is a reasonable time to sell a fairly priced Concordia unit: calendar 2026's median to September 25 ($212,500 on 14 sales) is above calendar 2025's ($185,540 on 26 sales). Owners who bought near the 2022 peak should get a precise valuation first.

Will I lose money selling a Concordia condo I bought in 2022?

Possibly. The 2022 calendar-year median was $285,000 and the latest 12-month median is $210,000, 26.3 percent lower. Your unit's plan, condition and floor decide the real answer.

What sold the highest in Concordia this year?

The highest recorded Concordia sale in the 12 months to September 25, 2026 was $267,000 for a three-bedroom, 1,468-square-foot unit at 1837 Concordia Lake Circle, recorded in March 2026.

What was the lowest Concordia sale this year?

The lowest qualified recorded sale was $112,500 for a two-bedroom, 1,356-square-foot unit recorded in May 2026, well below that plan's $210,000 median, which shows how much condition and circumstances move a single price.

Do I have to give the buyer condominium documents?

Yes. Section 718.503 of the Florida Statutes requires a resale seller to give the buyer the Declaration, Articles, Bylaws, rules, the most recent year-end financial report and the governance form, and the buyer may cancel within the statutory window after receiving them.

What is an estoppel certificate and who pays?

An estoppel certificate, issued by the association under section 718.116, states the unit's assessments, any special assessment and any amount owed. The statute caps the fee; who pays it is set by the sales contract, and in Southwest Florida the seller commonly pays.

Do I need the association's approval to sell?

Whether the association must approve a buyer, and how long it has, is set by Concordia's Declaration. MLS records show application fees up to $150 on some Concordia sales. We check the approval rule at listing so it never delays your closing.

Should I sell my Concordia condo furnished?

Selling furnished can help with seasonal and investor buyers, but buyers pay little extra for furniture. We usually list unfurnished with an optional furniture package priced separately.

How do you market a Concordia condo?

We market a Concordia condominium with professional photography, drone video of the lake and the buildings, floor-plan-specific pricing, Southwest Florida MLS syndication and direct outreach to our buyer database, with the Zone X determination and fee summary in the listing package.

Can I sell my Concordia condo off-market?

Yes. Some Concordia owners prefer a private sale to buyers in our database before or instead of a public listing. We explain the trade-off: a quieter sale against a smaller buyer pool.

Can I sell my Concordia condo with a tenant in it?

Yes, subject to the lease and Florida law; a tenant-occupied unit sells mainly to investors, so we time showings around the lease and present the rent roll.

How do I sell my Concordia condo if I live out of state?

Many Concordia sellers are seasonal owners. We handle access, staging, repairs and closing remotely, and Florida title companies routinely close by mail or remote notarization.

What repairs should I make before selling in Concordia?

Fix what an inspector will flag (water heaters, air conditioning, leaks, electrical) and freshen paint and lighting. Large remodels rarely return their cost at Concordia's price point.

Does a lake view add value in Concordia?

A lake view is one of the features buyers ask about in Concordia, and we price it against recorded sales of comparable units; we do not apply a fixed premium because the public record does not carry a view field.

How does the garage affect my Concordia sale?

The attached garage is a selling point for Concordia against Cape Coral condominiums without one, especially for seasonal buyers who store a car. We feature it in the listing and the photos.

Do Concordia sellers pay capital gains tax?

A primary-residence seller may exclude up to $250,000 of gain ($500,000 for a married couple filing jointly) if the ownership and use tests are met, under IRS Publication 523. Investors and seasonal owners should see a tax adviser.

What is FIRPTA and does it apply to my Concordia sale?

FIRPTA requires a buyer to withhold part of the price when the seller is a foreign person, under IRS rules. Canadian and other international Concordia owners should plan for it with their closing agent.

How does Concordia's Zone X flood status help my sale?

Zone X means a buyer's federally backed lender will not require flood insurance, which keeps the buyer's monthly cost lower than in Zone AE communities. We include the FEMA determination in your listing package.

What if my Concordia building has a special assessment?

A pending or levied special assessment must be disclosed on the estoppel certificate, and the contract decides who pays it. We negotiate the split up front so it does not derail the deal.

Will the buyer's lender approve Concordia?

Lenders review the condominium project for owner-occupancy, delinquencies, insurance and litigation. We ask the association for its lender questionnaire early, because a slow questionnaire is a common cause of condominium closing delays.

How do I price a Concordia condo with an older interior?

We price an unrenovated Concordia unit against the lower recorded sales of the same plan and show buyers the cost of updates, rather than against the median. Several recent sales of the 1,190 plan ran from $177,500 to $210,000.

Should I accept a cash offer for my Concordia condo?

Cash offers close faster and skip the lender's condominium review, which matters in a condominium. Weigh the net, not the headline price; we compare every offer side by side.

How do I choose between listing agents for my Concordia condo?

Ask each agent for the recorded sales of your floor plan, their pricing logic, their marketing plan and the documents they will prepare. Our guide to the best real estate agents in Cape Coral lists the questions we would ask.

Can McGreevy and Comisar help me buy my next home after I sell in Concordia?

Yes. Jesse leads the sale and Marc leads the purchase, so the timing of both transactions is managed by one team. See how we represent buyers or call Marc at (239) 287-5873.

How do I get started selling my Concordia condo?

Call Jesse direct at (239) 898-6072 or request a free Concordia home valuation. We will send the recorded sales we used, labeled by date and source.
