McGreevy and Comisar are the team Terrace at Cedar Hammock owners call when they are ready to sell, and the team buyers call before they tour a four-story condominium inside the gate on Davis Boulevard. Terrace at Cedar Hammock is a four-story condominium neighborhood inside the master-planned community of Cedar Hammock in Naples, Florida. It holds 330 condominium homes in six condominium associations, Terrace I to Terrace VI, built from 2000 to 2004 in eleven 30-unit buildings on Cedar Hammock Circle and Sawgrass Way, and every one of them carries the same bundled Cedar Hammock golf club membership as the rest of the community.

Jesse McGreevy and Marc Comisar lead Domain Realty Group, the #1 team in Southwest Florida since 2012 and Top 1% Real Estate Agents Nationally Since 2008. This page reads the Terrace record the way a careful buyer’s lender, insurer and attorney will read it: the six condominium registrations with the state, the county’s unit-by-unit roll and every qualified Terrace sale the county recorded, the Southwest Florida MLS closings and active listings, the club’s rate sheet and lease packet, the community development district’s adopted budget, the federal flood map, and the Florida statutes that put the Terrace buildings, and not the two-story Veranda buildings next door, under the milestone inspection and structural integrity reserve study rules. Where the public record stops, we say so and name the document that would answer the question.

If you own a Terrace condo and are weighing a sale, start with the market section and the seller section. If you are buying, the size-by-size, association-by-association and rule-by-rule detail below will tell you whether a Terrace unit fits before you drive through the gate.

Recent Terrace at Cedar Hammock market record (last 12 months): Collier County recorded 15 qualified Terrace sales from October 17, 2025 to October 16, 2026, at a median price of $260,000, a range of $205,000 to $432,000 and a median of $205.19 per county heated square foot (Collier County interface files of October 27, 2026). In the separate Southwest Florida MLS export of September 29, 2026, 16 Terrace units closed in the prior 365 days at a $255,000 median, after a median 79.5 days on market, and none of the 16 closed at or above its list price. We tracked every one of the 15 recorded Terrace sales and all 16 MLS closings for this page, and we walk owners through them sale by sale.

For Terrace sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and discretion with off-market capability when a sale needs to stay quiet. At Terrace we also build the paperwork file before the first showing: your Terrace association’s estoppel and the club’s, the condominium documents Florida law requires you to deliver, your building’s structural integrity reserve study status, the $12,550 a buyer pays the club at closing and the $415 quarterly special assessment that runs to 2032. In a segment where none of the last 16 MLS closings reached list price, the seller who answers those questions before a buyer’s lender asks them keeps the buyer.

For Terrace buyers: the first question at Terrace is the size, because three floor plan sizes, 1,194, 1,232 and 1,408 heated square feet, set most of the price. The second question is the association, because each of the six Terrace condominiums has its own budget, reserves and insurance. The third is the bill stack, which starts at $13,674 a year to the club before the Terrace association’s own dues. Sellers and buyers comparing the best real estate agents in Naples should ask each one to answer those three questions for a specific Terrace building; we answer them below.

Key Takeaways: Terrace at Cedar Hammock at a Glance

Terrace at Cedar Hammock in one screen: the count, the buildings, the price, the bill stack, the flood map and the law, with each Terrace figure sourced in the section below that proves it.

  • 330 condominium homes in eleven four-story buildings of 30 units each, organized as six condominiums, Terrace I to Terrace VI, built 2000 to 2004 (Collier County roll; Cedar Hammock CDD budget table for the four-story height).
  • Three sizes: 1,194, 1,232 and 1,408 heated square feet (county roll), recorded in the MLS as two-bedroom, two-bath homes, with the 1,408 size listed as two bedrooms plus a den.
  • 15 county-recorded sales in twelve months at a $260,000 median, $205.19 per county heated square foot, to October 16, 2026; over 60 months, 79 sales at a $320,000 median.
  • 16 MLS closings at a $255,000 median in the 365 days to September 29, 2026, median 79.5 days on market, 6 active listings at a $302,450 median list price, about 4.5 months of inventory by our arithmetic.
  • Club bill of $13,674 a year for an enrolled home ($9,788 + $1,226 + $1,000 + $1,660), plus the $709.11 CDD assessment, before the Terrace association’s own dues, which the associations do not publish.
  • $12,000 resale capital contribution and $550 transfer fee paid by the buyer to the club at closing.
  • Milestone inspection and structural integrity reserve study rules apply because the Terrace buildings are four stories; the two-story Veranda buildings fall outside the milestone rule.
  • Flood: all five Terrace building addresses in a 16-address FEMA check of October 30, 2026 returned Zone X; one Sawgrass Way address in the Terrace and Veranda area returned Zone AH.
  • One of four Cedar Hammock neighborhood guides: this page, Cedar Hammock - Terrace, sits beside our guides to the Veranda condominiums, the villas and the single-family homes, under the Cedar Hammock community guide.
  • Assigned schools for the 2026-2027 year: Calusa Park Elementary, East Naples Middle and Lely High, per the district’s address lookup.

What Is It Like to Live in Terrace at Cedar Hammock?

Living in Terrace at Cedar Hammock means owning a two-bedroom condominium in a four-story, 30-unit building inside a gated golf community, with one club membership attached to the deed, carport parking beside the building, and three layers of governance: your Terrace condominium association, the Cedar Hammock club and the Cedar Hammock Community Development District.

What Is Terrace at Cedar Hammock?

Terrace at Cedar Hammock is the four-story condominium block of Cedar Hammock Golf and Country Club, the bundled golf community of 799 entitled homes on about 419 acres in ZIP code 34112 (Collier County PUD Master List, February 26, 2026). Cedar Hammock has four neighborhoods by product, and Terrace is the largest: 330 of the 799 homes, ahead of the 228 two-story Veranda at Cedar Hammock condominiums, the 176 villas at Cedar Hammock and the 65 Cedar Hammock single-family homes. It is also the community’s lowest-priced block: the county’s twelve-month Terrace median of $260,000 sits below the Veranda median of $385,000 and well below the villa sales of $705,000 and $775,000.

Where the Terrace Buildings Sit

The eleven Terrace buildings stand on two streets. Terrace I and Terrace II, two buildings each, sit on Cedar Hammock Circle, for four buildings and 120 homes. Terrace III (one building), Terrace IV, Terrace V and Terrace VI (two buildings each) sit on Sawgrass Way, for seven buildings and 210 homes (Collier County roll, our arithmetic: 120 + 210 = 330). Terrace and Veranda buildings are interleaved on both streets, so a street name does not tell you which condominium, which budget or which building law applies to a unit. The legal name on the deed does, and we read it before we price or show any Terrace home.

Six Associations, One Club

Each Terrace building belongs to one of six condominium associations registered with Florida’s Division of Condominiums: Terrace I, II, IV, V and VI with 60 units each and Terrace III with 30. Above them sits Cedar Hammock Golf and Country Club, Inc., which describes itself as a bundled community in which each owner becomes a member of the club with the purchase of the property (club About Us page, read November 5, 2026). Below and around them sits the Cedar Hammock Community Development District, which maintains the roads, lakes and irrigation and bills a flat $709.11 per unit for FY2027.

What a Day Looks Like From a Terrace Building

A Terrace owner enters through the staffed gate on Davis Boulevard, parks under the carport beside the building and walks to a unit on one of four floors. The club’s 2017 Rules post a 23 mph limit on community roads and send walkers and dog walkers to the sidewalks, because the golf course and cart paths are closed to walking, biking and pets at all times. Golf, the two-story fitness and wellness center, four pools, four Har-Tru tennis courts, two bocce courts and the dining rooms are the club’s, open to every owner. Errands are close: a Walmart Supercenter on Collier Boulevard is 1.7 road miles from the gate and a Publix on Radio Road 2.1 miles, per OpenStreetMap data routed on November 5, 2026.

The Terrace Buildings From Above

The USDA aerial photograph at the top of this page, taken in the National Agriculture Imagery Program and served by the U.S. Geological Survey’s National Map, shows what the plat and the roll describe: the large condominium buildings with long white carport rows along the curve of Cedar Hammock Circle and Sawgrass Way, lakes and golf holes behind them and a wooded preserve between the streets. Some Veranda buildings and villas also appear in the frame. Read it alongside the street table above rather than as a map of association lines.

What Are Terrace at Cedar Hammock Condos Selling For in 2026?

Terrace at Cedar Hammock condos sold for a median $260,000 in the county’s qualified sales record for the twelve months to October 16, 2026, across 15 sales from $205,000 to $432,000, and for a median $255,000 across 16 Southwest Florida MLS closings in the 365 days to September 29, 2026. The two records use different windows and denominators, so we report them side by side and never blend them.

Data updated: November 2026 (Southwest Florida MLS Matrix, Development CEDAR HAMMOCK, export of September 29, 2026; Collier County certified 2026 roll and recorded qualified sales through October 16, 2026)

Two Records, Two Denominators

Collier County records the deed consideration on every qualified sale and the heated square footage of every unit on its roll, so county figures on this page are labelled “per county heated square foot.” The Southwest Florida MLS records the reported closing price, the list price, days on market and the living area an agent entered, so MLS figures are labelled “per MLS living square foot.” The county window runs October 17, 2025 to October 16, 2026; the MLS window is the 365 days to September 29, 2026. We do not put one record’s price over the other’s square footage, and we do not add the two together. When the two disagree on a sale, the county deed figure is the sale price.

Source: Southwest Florida MLS Matrix export of September 29, 2026, Development CEDAR HAMMOCK, Terrace units as the MLS labels them. Six of the 16 closed within 30 days on market and three took 180 days or more (our arithmetic). One Terrace II closing at $175,000 against a $335,000 list price in February 2026 has no matching qualified sale in the county’s file, so the county did not qualify it; it pulls the MLS sold-to-list median down, and without it the median is 91.33 percent (our arithmetic). We tracked all 16 of these closings, and the pattern is plain: Terrace sellers in the last year sold below list, and the gap was largest on units that sat longest.

Active Listings at Export

On September 29, 2026 the MLS showed 6 active Terrace listings at a $302,450 median list price, from $259,900 to $340,000, with days on market from 19 to 162. Four of the six were 1,232 square foot units in Terrace II and Terrace I, one was a 1,194 square foot unit in Terrace I and one a 1,232 square foot unit in Terrace VI. One more active listing on Cedar Hammock Circle, at $245,000, was labelled VERANDA in the MLS but carries 1,232 living square feet, the Terrace size; the MLS sub-name is agent-entered, so we follow the label in the counts and flag the unit here. List prices are asking prices, not values, and the median active list sits above the $255,000 median closing of the prior year.

Months of Inventory

At the September 29, 2026 export, Terrace had about 4.5 months of inventory: 6 active listings divided by the monthly closing pace of the prior year, 16 closings over 12 months (our arithmetic: 6 divided by 16/12). Veranda stood at 3.0 months on the same arithmetic and all of Cedar Hammock at 3.9. A figure over four months gives a Terrace buyer room to negotiate, and it is why price, presentation and paperwork decide which Terrace listing sells.

How Have Terrace Resale Prices Moved Over Time?

Terrace at Cedar Hammock resale prices moved both ways. The county record holds 74 Terrace units that sold twice with the later sale since October 17, 2021; 68 of those owners sold for more than they paid and 6 sold for less, all six having bought between 2005 and 2023 (our count). The pairs are nominal dollars over different holding periods.

Changes are nominal and are not annualized; they are not a measure of “the market.” What they show is that the purchase year decides the outcome: owners who bought at the 2005 and 2006 peak or in 2022 and 2023 sold for less, while most owners who bought from 2009 to 2017 sold for more, several for more than double.

Calendar of the Last Year’s Sales

The county’s Terrace sales clustered in spring: six of the fifteen closed in March and April 2026, and none was recorded in August, September or the first half of October 2026 (county list above). The MLS closings follow the same season, with eight Terrace closings from February to April 2026. That is the timing of the last twelve months, and one year is not a rule, but it is why we prepare a Terrace listing in the fall to be ready for the winter and spring buyer.

Who Built Terrace at Cedar Hammock and When?

Terrace at Cedar Hammock was built from 2000 to 2004 under declarations recorded by U.S. Home Corporation, which Lennar acquired in May 2000, as the four-story condominium phase of a community approved under a 1998 county planned unit development and served by a district the county created in 1999.

The Approvals Behind Terrace

Cedar Hammock was approved by Collier County as a planned unit development, PUD-98-16 under Ordinance 98-115, entitled for 799 homes on 418.80 acres, with 224.00 acres of golf course and 111.30 acres of conservation land (Collier County PUD Master List, February 26, 2026). The Cedar Hammock Community Development District followed under Collier Ordinance 99-81, adopted November 23, 1999. U.S. Home Corporation was the declarant and the district petitioner; Lennar acquired U.S. Home in May 2000, which is why some sources call Cedar Hammock a Lennar community.

The roll and the state registry agree on 330 units (our arithmetic: 60 + 60 + 30 + 60 + 60 + 60). A golf-guide summary once counted seven Terrace condominiums; the roll, the district budget and the state registry all show six.

Before and After the 2002 Building Code

Florida’s first statewide building code was adopted in 2001 and took effect March 1, 2002 (International Code Council history). By roll year, Terrace I (2000) and the first Terrace II building (2001) went up before it, and Terrace III to Terrace VI (2002 to 2004) after it. Build year is a clue, not a rating; each building’s permit file and wind mitigation report decide what an insurer credits.

What Are the Terrace Floor Plans and Buildings?

Terrace at Cedar Hammock offers three floor plan sizes in four-story, 30-unit buildings: 1,194, 1,232 and 1,408 heated square feet on the county roll, recorded in the MLS as two-bedroom, two-bath homes, with the 1,408 size listed as two bedrooms plus a den. Every 60-unit Terrace condominium holds the same mix of the three sizes.

Building Form and Height

The Cedar Hammock CDD’s budget schedule counts 330 “4 Story (Terrace)” units, 228 two-story Veranda units and 176 duplex villa units among the 799 entitled homes (Cedar Hammock CDD FY2027 adopted budget). The county roll groups Terrace units into eleven addresses of 30 units each. A third-party listing page describing “four to seven-story buildings” is contradicted by the district table and is not used here. Which unit types sit on which floor and corner, and what the building systems are, is set out in each declaration’s exhibits, which are part of the resale package.

Parking and Storage

The federal aerial shows long carport rows beside every Terrace building. Carport assignment, guest parking and any storage rooms are governed by each Terrace declaration and its rules, which we read on every listing. The club’s 2025 form allows trucks only when kept in a fully enclosed garage, so a buyer with a pickup truck should confirm what the Terrace association allows before signing.

Which Terrace Units Sell Highest

The county record does not carry floor level or view, so we cannot rank floors from the deed file. What the record does show is that size explains part of the spread and something else explains the rest: in twelve months the 1,232 square foot sales alone ran from $205,000 to $432,000. Floor, view over the lake or fairway, renovation and furnishings make up that gap, and they are what we document unit by unit when we price a Terrace home.

Who Governs Terrace at Cedar Hammock?

Terrace at Cedar Hammock is governed in three layers: the owner’s Terrace condominium association, one of six under Florida’s Condominium Act, Chapter 718; Cedar Hammock Golf and Country Club, Inc., the master homeowners association under Chapter 720; and the Cedar Hammock Community Development District, a public district under Chapter 190.

The club’s 2017 Rules listed a different manager for Terrace 1 and Terrace 6, so management changes over time; the association’s estoppel designee, which Florida Statute 718.116 requires, confirms the current one on every sale.

The Club as Master Association

Cedar Hammock Golf and Country Club, Inc. was incorporated April 21, 1999 under Chapter 720. Its Amended and Restated Declaration, Articles and Bylaws were recorded May 20, 2015 at Official Records Book 5153, Page 3064 (hosted copy of the recorded Declaration). Every Terrace owner is a member. The club levies annual and special assessments and the resale capital contribution under section 9.11, and its Bylaws cap special assessments payable by members generally at $300 per unit per fiscal year unless a majority of voting interests approves in advance. The 2017 Rules describe a board of nine directors and a President’s Council of the 17 association presidents, six of whom are Terrace presidents.

The Community Development District

The Cedar Hammock Community Development District has five supervisors elected by owners and meets in public at the clubhouse (Cedar Hammock CDD contacts). Its FY2025 audit shows net position of $16,136,205, no debt and no audit findings (Florida Auditor General). It levies an operations and maintenance assessment only, so a Terrace owner carries no district bond debt.

Why Two Statutes Apply to One Sale

A Terrace sale crosses two statutes. The Terrace unit is a condominium, so its association’s estoppel runs under Florida Statute 718.116 and the resale disclosure under 718.503. The club is a homeowners association, so its estoppel runs under 720.30851 (leg.state.fl.us). That means two estoppel certificates on every Terrace closing, one from the Terrace association and one from the club, each capped by the state at $299 for a standard request (DBPR estoppel fee schedule).

What Comes With a Terrace Condo at Cedar Hammock?

A Terrace condo at Cedar Hammock comes with a full club membership attached to the deed: an 18-hole, par 72 golf course of 6,680 yards from the back tees, a two-story fitness and wellness center, four pools, four Har-Tru tennis courts, two bocce courts and the club’s dining rooms. Terrace owners pay the same club schedule as every other Cedar Hammock owner.

One Membership, Attached to the Deed

The club calls Cedar Hammock “a bundled community in which each Owner becomes a Member of the Club with the purchase of their property” (Cedar Hammock Golf and Country Club). There is no separate equity or initiation fee to price; the buyer pays the $12,000 resale capital contribution and the $550 transfer fee instead. Owner golf is charged per round on the club’s rate sheet: $25 for 18 holes with cart and $17.80 for 9 holes, sales tax extra, and bag storage is $130 a year.

Golf

The club publishes the course at 6,680 yards from the back tees, par 72, redesigned by Kipp Schulties, with water in play on most holes (club amenities). Because golf is bundled, a Terrace owner pays for the course whether or not they play, which is part of why the club bill is the first number a Terrace buyer weighs.

Fitness, Pools, Courts and Dining

The club lists a two-story fitness and wellness center, four resort-style pools, four Har-Tru tennis courts and two bocce courts, and it does not list pickleball. Dining rooms follow a dress code by venue (club dress code). Club activities named on its pages include golf leagues, fitness classes, bocce leagues, card games, a book club, trivia and daily happy hours. Cedar Hammock has no marina and no beach club.

What a Renter Receives

A Terrace owner who leases chooses between a Transferee lease, where the owner’s club privileges pass to the tenant, and a Renter lease, which carries no access to club amenities except as a member’s guest (club lease application, October 2026). Owners from before July 23, 2024 “may choose not to transfer” privileges, per the form.

What Are the HOA Fees and Costs to Own a Terrace Condo at Cedar Hammock?

Owning a Terrace condo at Cedar Hammock stacks a club bill of $13,674 a year for an enrolled home, a district assessment of $709.11, the Terrace association’s own quarterly dues, which the associations do not publish, and property tax at 10.3696 mills. The club bill is identical for every Cedar Hammock home, so it weighs most on the lowest-priced block, which is Terrace.

Club figures come from the Cedar Hammock rate sheet (cedarhammockgolf.com CH Rate Sheet), a PDF with no fiscal year printed, created March 3, 2026 and read in November 2026. The $415 special assessment does not apply to every property, continues with a buyer and cannot be prepaid by a buyer, per the sheet; its purpose is not stated there, so we state the amount and the end year only.

The Club Bill, Added Up

Our arithmetic from the rate sheet: $9,788 + $1,226 + $1,000 + ($415 x 4 = $1,660) = $13,674 a year for an enrolled property, or $1,139.50 a month. Add the district’s $709.11 and the total is $14,383.11 a year, about $1,198.59 a month, before the Terrace association’s dues and property tax.

Why the Club Bill Weighs More at Terrace

Because the club bill does not change with the price of the home, it is a larger share of a Terrace price than of any other Cedar Hammock home: 5.3 percent of the $260,000 county Terrace median against 3.6 percent of the $385,000 Veranda median (our arithmetic: $13,674 divided by each median). A Terrace buyer comparing Cedar Hammock with a non-bundled Naples condominium must add that bill to the purchase math, and a Terrace seller must price with it in view.

Terrace Association Dues

Each Terrace condominium sets its own budget, reserve contributions and insurance, and bills its owners quarterly. The club says neighborhood dues are “paid quarterly directly to your HOA, not to Cedar Hammock,” and no Terrace association publishes its budget or dues. We do not print a figure: a dues number on a listing site is not a source. The association’s current budget and estoppel certificate, which Florida law requires the seller to provide, give the exact figure for the unit you are buying.

A Property Tax Illustration at the Terrace Median

All Cedar Hammock parcels sit in millage area 105, 10.3696 mills for 2026 (Collier County millage table in the 2026 certified roll). Assume a non-homestead owner whose taxable value equals the $260,000 Terrace median: $260,000 divided by 1,000, times 10.3696, is $2,696.10, and with the $709.11 district assessment the bill is $3,405.21 (our arithmetic). A taxable value is the county’s assessed value less exemptions, not a sale price, and a homestead exemption lowers it. The Tax Collector mails notices October 31, gives a 4 percent discount for November payment that falls 1 percent a month through March, and treats taxes as delinquent April 1 (Collier County Tax Collector).

What Does a Buyer Pay at Closing on a Terrace Condo?

A Terrace at Cedar Hammock buyer pays the club $12,550 at closing, the $12,000 resale capital contribution plus the $550 transfer fee, and in Collier County customarily pays the owner’s title insurance policy. The seller customarily pays the deed’s documentary stamps and the $150 club estoppel. The purchase contract controls every allocation.

Buyer Cash to the Club

Our arithmetic from the rate sheet: $12,000 resale capital contribution + $550 transfer fee = $12,550, payable to the club by the buyer at closing. The recorded Declaration, section 9.11, makes the capital contribution the legal obligation of the transferee, due on the closing date, in an amount set by board resolution. On a $260,000 Terrace purchase that is 4.8 percent of the price (our arithmetic: $12,550 divided by $260,000).

Who Pays the Title Policy

In Collier County the buyer customarily pays for the owner’s title insurance policy and chooses the closing agent, and the seller customarily pays the documentary stamps on the deed, $0.70 per $100 of price: $1,820 on a $260,000 sale (our arithmetic). The contract can reassign any of these costs, and we write the club charges into every Terrace offer by name so neither side meets them for the first time at the closing table.

The Special Assessment a Buyer Takes On

The club’s $415 quarterly special assessment runs “through 2032” on the rate sheet and continues with a buyer. As an illustration only, a Terrace closing on July 1, 2027 would leave 22 quarterly payments, or $9,130, if the assessment runs through the fourth quarter of 2032 (our arithmetic: 2 + 5 x 4 = 22 quarters, 22 x $415). Whether a unit is enrolled and the exact last quarter come from the club’s estoppel.

What Do the Declaration, Bylaws and Rules Say for Terrace Owners?

Terrace at Cedar Hammock owners live under two sets of recorded documents: their own Terrace declaration of condominium, with its bylaws and rules, and the club’s Amended and Restated Declaration of 2015 with its Rules and Regulations. Where the Terrace documents are stricter, they control, and the seller must deliver them under Florida Statute 718.503.

Later amendments, including the July 23, 2024 lease change the club’s lease form mentions, are not in the hosted copy, so we ask for the current recorded set on every Terrace listing.

The Terrace Declarations

Each of the six Terrace condominiums has its own declaration, recorded on the dates the state registry lists, from June 23, 2000 for Terrace I to November 24, 2003 for Terrace VI. Those declarations set what the unit owner owns, what the association maintains and insures, carport and storage assignment, and any rule stricter than the club’s. We did not read the six Terrace declarations for this page, and we do not quote a Terrace rule we have not read. A Terrace seller must provide the declaration, articles, bylaws, rules, annual budget and financial statement to the buyer at the seller’s expense (Florida Statute 718.503).

Changes Inside and Outside a Terrace Unit

Any exterior change needs approval from the neighborhood association first and then from the Cedar Hammock Architectural Review Committee, with both signatures before work begins, per the club’s Request for Architectural Change form effective January 1, 2012 (architectural review form). Interior work in a four-story condominium, such as flooring that affects the unit below, is a condominium association matter under the Terrace declaration; ask the association for its alteration rules before you plan a renovation.

Selling a Terrace unit? We put the recorded club Declaration and your Terrace declaration in front of buyers before they ask: get a free Cedar Hammock home valuation or call Jesse direct at (239) 898-6072. Buying at Terrace? Call Marc at (239) 287-5873 or read how we represent buyers in Naples.

Is Terrace at Cedar Hammock a 55+ Community?

Terrace at Cedar Hammock is not recorded as a 55+ community in any document we read. No age restriction appears in the club’s public pages, its 2015 Declaration or its lease forms. The six Terrace declarations were not part of what we read, and the declaration in the resale package is the document that would carry one.

What the Documents Cover

The club’s documents set rules for membership, leasing, pets, vehicles and architectural review; they do not set a minimum age for owners or occupants. Housing for older persons under the federal Fair Housing Act requires recorded policies and age verification, and nothing we read describes such a program at Cedar Hammock. Confirm in the Terrace declaration for the building you are buying.

Can You Rent Out a Terrace at Cedar Hammock Condo?

You can rent out a Terrace at Cedar Hammock condo for 30 consecutive days or longer under the club Declaration, section 5.24, with the lease approved and filed 30 days before occupancy. The club’s lease packet charges $150 to the neighborhood association plus $550 for a Transferee lease or $150 for a Renter lease, and the Terrace declaration may add its own terms.

The Lease Process

The club’s October 2026 lease application requires the lease to be filed 30 days before occupancy, with a $150 fee to the neighborhood association and, to the club, $550 for a Transferee (who receives the owner’s club privileges) or $150 for a Renter (who does not). Renters and transferees each pick up an RFID gate tag at the club office, Monday to Friday, 8:30 AM to 4:00 PM (lease application). An owner may be fined up to $100 a day per offense for a lessee’s violation, as Florida law permits.

What the Lease Rules Mean for a Terrace Investor

The 30-day minimum rules out nightly and weekly rentals. Whether a Terrace association adds a limit on the number of leases a year, a first-year leasing ban or a cap on leased units is set in that association’s declaration, which we read for every investor buyer. Ask before you write an offer that depends on rental income.

What Are the Pet Rules at Terrace at Cedar Hammock?

The club Declaration, section 5.25, allows no more than two household pets per home, leashed outdoors, and the club’s rules bar pets from the clubhouse, fitness center, pools, tennis courts, golf course, driving range and Grill Room patio. The club’s 2025 lease packet says transferees and leased units are not allowed pets.

Where Pets Can Go

The 2017 Rules send dog walkers to the sidewalks and bar pet walking on the golf course and cart paths at any time (Rules and Regulations, May 2017). A Terrace declaration may add a size or breed limit; we did not read one, so we print none. Ask the association for its pet rules alongside the documents package.

Milestone Inspections and Reserve Studies: What Florida Condo Law Means for the Terrace Buildings

Terrace at Cedar Hammock’s buildings are four stories, so Florida’s milestone inspection law and its structural integrity reserve study law, both written for condominium buildings of three or more habitable stories, apply to them. Cedar Hammock’s two-story Veranda buildings, its villas and its single-family homes fall outside the milestone rule.

The Milestone Inspection

Under Florida Statute 553.899, a condominium building of three or more habitable stories must have a milestone inspection by December 31 of the year it reaches 30 years of age, and every 10 years after; the local enforcement agency may set the first inspection at 25 years based on local conditions, including proximity to salt water (Florida Senate, 553.899). Phase one is a visual examination by a licensed architect or engineer; phase two follows only if phase one finds substantial structural deterioration. We did not read Collier County’s milestone ordinance or its building list, so we print no inspection year for any Terrace building. The Terrace buildings were built from 2000 to 2004 on the county roll; ask the association which year applies and where its inspection stands.

The Structural Integrity Reserve Study

Florida Statute 718.112(2)(g) requires a structural integrity reserve study at least every 10 years for each building three habitable stories or higher, covering the roof, structure, fireproofing and fire protection, plumbing, electrical, waterproofing and exterior painting, windows and exterior doors, and other items over $25,000 whose failure would affect those (Florida Senate, 718.112). The Division of Condominiums lists the December 31, 2025 deadline for the study (DBPR milestone and SIRS page). Reserves for those items cannot be waived for budgets adopted on or after December 31, 2024. We did not query the state’s reporting database, so we cannot state any Terrace association’s study status; it is in the resale package.

What the Seller Must Disclose

For contracts after December 31, 2024, a Terrace resale contract must state whether the association is required to have a milestone inspection and a structural integrity reserve study and whether it has completed them, and the seller must deliver the inspector’s milestone summary, if one applies, and the most recent study or a statement that none has been completed (Florida Statute 718.503, 2026 text). The buyer may cancel by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving the documents, and a contract without the required language is voidable before closing.

Why the Law Matters More at Terrace Than at Veranda

A Terrace association must now fund reserves for the study items, while a two-story Veranda association falls under neither the milestone rule nor the study rule. That difference shows up in association budgets and in the first questions a Terrace buyer asks, and a Terrace seller who has the study and the budget in hand answers them before they become an objection. The law also gives a Terrace buyer something a Veranda buyer does not get: an engineer’s study of the building’s major components, delivered before the contract becomes binding.

What Flood Zone Is Terrace at Cedar Hammock In?

Terrace at Cedar Hammock is mostly in FEMA Zone X on the effective flood map: all five Terrace building addresses in a 16-address check of FEMA’s National Flood Hazard Layer, dated October 30, 2026, returned Zone X, while one Sawgrass Way address in the Terrace and Veranda area returned Zone AH. Check the exact address before relying on either.

What Zone AH Means for a Terrace Owner

FEMA labels Zone AH as shallow flooding with a base flood elevation. We did not capture a base flood elevation for the Sawgrass Way result, so we print none. For a Terrace unit owner the practical effect is limited: the condominium association insures the building, and Citizens Property Insurance no longer requires flood coverage on condominium unit-owner policy types (Citizens flood requirements). A lender may still ask, so confirm the zone for the building with FEMA’s Map Service Center.

The Preliminary Map

FEMA’s preliminary Collier County flood map is dated March 20, 2025, and the county opened a 90-day appeal period on August 19, 2026, with a target effective date of summer 2027 (Collier County notice). We did not obtain the Terrace buildings’ result on the preliminary map, and a preliminary map changes no lender requirement until it takes effect.

Evacuation Zone

Florida’s evacuation zones are separate from flood zones (Know Your Zone). We have not confirmed the zone letter for the Terrace buildings, so we print none; look up the address on the state map.

How Have Hurricanes and Insurance Affected Terrace at Cedar Hammock?

No damage report naming Cedar Hammock or a Terrace building was published for Hurricanes Irma, Ian, Helene or Milton in any source we read. Federal summaries place the worst Collier surge on the coast and bays, south and west of US 41, and Cedar Hammock sits inland on Davis Boulevard. That is a statement about the record, not a claim that nothing happened.

Storm by Storm

The National Hurricane Center reports that Irma made its final landfall near Marco Island on September 10, 2017 and that its center “tracked just east of Naples” (NHC Irma report). The National Weather Service’s Ian summary places surge flooding “over most areas south and west of US 41/Tamiami Trail” and lists an East Naples station at 58 mph sustained and an 89 mph gust (NWS Miami Ian summary). The Helene and Milton narratives describe coastal surge and county-wide tree and power damage and do not mention Cedar Hammock (NWS Milton narrative).

The Master Policy and the Unit Policy

Each Terrace association insures its buildings under a master policy and passes the premium through its budget. Statewide, Florida Office of Insurance Regulation data as reported show the average condominium master premium rising from $72,570 in June 2022 to $147,381 in the second quarter of 2024 (InsuranceNewsNet). Which carrier insures each Terrace building, at what premium and wind deductible, is not published; the association’s insurance certificate and budget in the resale package show it. A unit owner carries an HO-6 policy for interiors and contents; Citizens’ July 2026 update caps HO-6 primary policies at a 2 percent decrease (Citizens July 2026 update).

Wind Mitigation

Florida Statute 627.0629 requires insurers’ rate filings to credit roof strength, roof-to-wall connections and opening protection (Florida Senate, 627.0629). Those features belong to the building, so at Terrace the association’s wind mitigation report, not the unit owner’s, drives the master policy credit.

What Is Being Built Near Terrace at Cedar Hammock?

The largest project near Terrace at Cedar Hammock is FDOT’s rebuild of the I-75 and Collier Boulevard interchange, Exit 101, shown as completing its current phase in early 2027 at a $97 million construction cost. The county’s 2025 road report also rates Collier Boulevard from Davis Boulevard to Rattlesnake Hammock Road over capacity on its concurrency measure.

The Exit 101 Interchange

FDOT’s page for financial project 425843-2 lists a $97 million construction cost, 1.3 miles of work and an estimated completion of “Early 2027,” and notes that the Davis Boulevard eastbound direct ramp to southbound Collier Boulevard is permanently closed (FDOT SWFL Roads). Every Terrace trip toward I-75 passes this work zone.

Road Ratings and Land Use Items

Collier County’s 2025 Annual Update and Inventory Report rates Collier Boulevard from Davis Boulevard to Rattlesnake Hammock Road at 107.8 percent of capacity, level F, an existing deficiency on its planning measure, while the Davis Boulevard segments near Cedar Hammock rate B and C (2025 AUIR). The Collier MPO’s program lists landscaping on Davis Boulevard from Santa Barbara Boulevard to Collier Boulevard, $984,140, with no lanes added (Collier MPO TIP). The Planning Commission calendar lists a November 19, 2026 hearing for a Davis Blvd and County Barn Road commercial subdistrict and the Kingston Commerce Park CPUD; neither names Cedar Hammock (Collier County Clerk notices).

What Are the Daily Logistics for a Terrace Owner?

Daily life at Terrace at Cedar Hammock runs through a staffed gate on Davis Boulevard, a 23 mph speed limit, carport parking, vendor hours set by the club, and drive times of about 12 minutes to Fifth Avenue South and 43 minutes to Southwest Florida International Airport in free-flow traffic from the gate.

Gate, Vendors and Deliveries

The club’s 2017 Rules list a gate house staffed 24 hours a day, log visitors by license tag and admit vendors Monday to Friday 7:30 AM to 6:00 PM and Saturday 7:30 AM to 5:00 PM with a work order naming the owner; gate attendants do not accept packages or keys. That is a 2017 document, so confirm current staffing with the club. Terrace owners should arrange package delivery at the unit or building.

Health Care and Fire Rescue

Physicians Regional Medical Center on Collier Boulevard lists a 24-hour emergency room and is 4.8 road miles from the gate and 3.0 to 3.4 road miles from interior points (Physicians Regional Collier Boulevard). The Florida Department of Health’s trauma list shows no trauma center in Collier County (Florida trauma centers). Greater Naples Fire Rescue lists stations on Beck Boulevard, Santa Barbara Boulevard and Davis Boulevard (Greater Naples Fire Rescue).

Open Houses and Signs

The club’s signage policy lets open houses run Saturday and Sunday, 1:00 PM to 4:00 PM, with club-issued signs picked up and returned at the gate house and one sign at the unit (club signage policy). For a Terrace seller that means a two-day weekend window and a gate that logs every visitor, which is why we pre-register buyers.

Choose Terrace If

Choose Terrace if the purchase price matters more than the square footage: a 1,194 or 1,232 square foot Terrace unit buys the same club membership as a Veranda unit for about $125,000 less at the twelve-month county medians (our arithmetic: $385,000 minus $260,000). Terrace also has the deepest pool of comparable sales in Cedar Hammock, which makes an offer easier to support with recorded sales, and the most negotiating room, with 4.5 months of inventory and no MLS closing at or above list in a year.

Choose Veranda If

Choose Veranda if you want a larger plan, 1,414 or 1,661 square feet, a two-story building outside the milestone inspection rule, and a block that turned over faster in the last year, 18 county sales from 228 units against Terrace’s 15 from 330. The trade is a higher price per square foot, $261.67 against $205.19 at the county medians.

For an Owner Selling One to Buy the Other

Because the club and district charges are identical, a move between Terrace and Veranda changes only the price, the plan, the association and the building law. The fourth of those is the one buyers ask about most at Terrace. We price both sides of that move from the county’s same-size sales so the gap you are financing is a recorded number, not an estimate.

What Are the Honest Pros and Cons of Owning at Terrace at Cedar Hammock?

Terrace at Cedar Hammock offers the lowest entry price into Cedar Hammock, with a full club membership, a gated address and a deep record of comparable sales. Its costs are a club bill that weighs more on a lower price, unpublished association dues, the milestone and reserve study obligations of a four-story building, and a slower market than Veranda.

Pros

  • The lowest price in Cedar Hammock: a $260,000 twelve-month county median for full club membership, golf, fitness, pools and courts.
  • Deep comparable record: 79 qualified county sales in 60 months, more than the other three Cedar Hammock neighborhoods combined.
  • No district debt: the CDD’s FY2025 audit shows no bonds, and the FY2027 assessment is an operations charge of $709.11.
  • A gated, staffed entrance on Davis Boulevard and a 23 mph community speed limit (2017 Rules).
  • Mostly Zone X: all five Terrace building addresses in the October 30, 2026 FEMA check returned Zone X.
  • A study of the building: Florida law requires a structural integrity reserve study for each Terrace building, and the seller delivers it or a statement that it is not done.

Cons

  • The club bill is fixed: $13,674 a year is 5.3 percent of the Terrace median, the heaviest share in Cedar Hammock.
  • Unpublished dues: no Terrace association publishes its budget or dues, so the full carrying cost is known only from the documents package.
  • Building law obligations: milestone inspections and fully funded study reserves can raise a four-story association’s budget, and a Terrace buyer must read the study before the contract binds.
  • A slower market: a 79.5-day median MLS days on market, 0 of 16 MLS closings at or above list and about 4.5 months of inventory at the September 29, 2026 export.
  • Two-bedroom plans only: 1,194 to 1,408 heated square feet, with a den only in the largest size.
  • No pets for tenants under the club’s 2025 lease packet, and a 30-day minimum lease.

How We Would Weigh It

For a buyer who wants the Cedar Hammock club at the lowest entry price and reads the association documents before signing, Terrace is the most direct way in. For a seller, the case for a Terrace unit is the club at that price, and the sale is won by pricing against same-size county sales and by handing the buyer the study, the budget and both estoppels on day one.

The Terrace record for the last twelve months: Collier County recorded 15 qualified Terrace sales from October 17, 2025 to October 16, 2026, at a $260,000 median, $205,000 to $432,000, and $4,022,000 in total consideration (our arithmetic). In the Southwest Florida MLS export of September 29, 2026, 16 Terrace units closed at a $255,000 median and $4,140,000 in volume (our arithmetic), after a median 79.5 days on market, at a median 90.97 percent of list price, with none at or above list. Those are two records over two windows, and we never add them together. To talk through your unit, call Jesse direct at (239) 898-6072.

What Makes Selling at Terrace Different

A Terrace sale has steps a Veranda or villa sale does not. Florida Statute 718.503 requires you to deliver the declaration, articles, bylaws, rules, budget, financial statement, the milestone summary if one applies and the structural integrity reserve study or a statement that none has been completed, and your buyer may cancel within 7 days, excluding weekends and legal holidays, after receiving them. Your Terrace association and the club each issue an estoppel, and the club’s open-house window is weekends from 1:00 PM to 4:00 PM. We order every document before the listing goes live so the buyer’s 7-day clock starts on day one.

How Long Does It Take to Sell a Terrace Condo?

The median Terrace MLS closing in the 365 days to September 29, 2026 took 79.5 days on market; six of the 16 closed within 30 days and three took 180 days or more (Southwest Florida MLS export, our arithmetic).

Who Pays the $12,000 Capital Contribution When I Sell My Terrace Condo?

The buyer does. The club’s rate sheet lists a $12,000 capital contribution at resale, and the recorded Declaration, section 9.11, makes it the transferee’s obligation at closing; the buyer also pays the $550 transfer fee. Your contract can allocate costs differently, so we name both charges in the listing and the offer.

Will the Milestone Inspection or Reserve Study Hurt My Terrace Sale?

Not if it is in the buyer’s hands early. Florida requires the contract to say whether your association must have the study and the milestone inspection and whether they are complete. A finished study with a funded plan reassures a buyer; a missing one becomes a question the buyer’s lender will ask, so we get the answer from your association before listing.

Does Floor Level Change My Terrace Price?

The county record does not carry floor level, so we cannot publish a floor premium from it. In the last twelve months the ten 1,232 square foot Terrace sales ran from $205,000 to $432,000, and floor, view and renovation explain much of that spread. We document your unit’s floor and view against the active listings it competes with.

When Is the Best Time to List a Terrace Condo?

In the last twelve months, six of the fifteen county-recorded Terrace sales closed in March and April 2026, and none was recorded from August to mid-October. A Terrace listing ready by January meets the winter and spring buyer.

What Closing Costs Does a Terrace Seller Pay?

In Collier County the seller customarily pays the deed’s documentary stamps, $0.70 per $100 of price, which is $1,820 on a $260,000 sale (our arithmetic), the club estoppel of $150 ($250 if requested in under 30 days) and the cost of the condominium documents, while the buyer customarily pays the owner’s title policy. The contract controls every allocation.

Frequently Asked Questions, Buyer Edition

Terrace at Cedar Hammock buyers ask about price, size, fees, the law that applies to four-story buildings, leasing, pets, flood and schools. The answers below come from the county roll and sales file, the Southwest Florida MLS export of September 29, 2026, the club’s rate sheet and Declaration, the CDD budget and Florida statutes, and say where the record is silent.

What is Terrace at Cedar Hammock?

Terrace at Cedar Hammock is the four-story condominium block of Cedar Hammock Golf and Country Club in Naples: 330 condominium homes in six condominiums, Terrace I to Terrace VI, built 2000 to 2004 in eleven 30-unit buildings, each carrying full membership in the bundled Cedar Hammock club (Collier County roll; Cedar Hammock CDD budget).

Where are the Terrace buildings in Cedar Hammock?

Four Terrace buildings, Terrace I and Terrace II, stand on Cedar Hammock Circle, and seven, Terrace III to Terrace VI, stand on Sawgrass Way. Veranda buildings are interleaved on both streets, so the legal name on the deed, not the street, tells you which condominium a unit is in.

How many condos are in Terrace at Cedar Hammock?

There are 330 Terrace condominium units: 60 each in Terrace I, II, IV, V and VI and 30 in Terrace III. The Collier County roll, the Florida condominium registry and the Cedar Hammock CDD budget all count 330.

How many stories are the Terrace buildings?

Four. The Cedar Hammock Community Development District’s budget schedule counts 330 “4 Story (Terrace)” units, which is why Florida’s milestone inspection and structural integrity reserve study rules for buildings of three or more habitable stories apply to them.

How big are the Terrace condos at Cedar Hammock?

Terrace units come in three sizes on the county roll: 1,194, 1,232 and 1,408 heated square feet. The 1,232 size is the most common, with 176 of the 330 units, followed by 88 at 1,194 and 66 at 1,408 (our arithmetic from the roll).

How many bedrooms does a Terrace condo have?

The Southwest Florida MLS records the 1,194 and 1,232 square foot Terrace units as two bedrooms and two baths, and the 1,408 square foot size as two bedrooms plus a den with two baths. The declaration’s unit exhibits are the binding description.

When were the Terrace buildings built?

The county roll dates Terrace I to 2000, Terrace II to 2001 and 2002, Terrace III and IV to 2002, Terrace V to 2003 and Terrace VI to 2003 and 2004. The state registry records the six declarations from June 23, 2000 to November 24, 2003.

Who built Terrace at Cedar Hammock?

U.S. Home Corporation was the declarant and the petitioner for the Cedar Hammock CDD. Lennar acquired U.S. Home in May 2000, which is why some sources call Cedar Hammock a Lennar community.

What does a Terrace condo cost in 2026?

The county recorded 15 qualified Terrace sales in the twelve months to October 16, 2026, at a $260,000 median, from $205,000 to $432,000. The MLS export of September 29, 2026 showed 16 Terrace closings in the prior 365 days at a $255,000 median and 6 active listings at a $302,450 median list price.

What is the price per square foot at Terrace at Cedar Hammock?

The twelve-month Terrace median is $205.19 per county heated square foot (county sales to October 16, 2026) and $204.06 per MLS living square foot (MLS closings to September 29, 2026). Over 60 months the county median is $259.74.

How long do Terrace condos take to sell?

The median Terrace MLS closing in the 365 days to September 29, 2026 took 79.5 days on market. Six of the 16 closed within 30 days and three took 180 days or more (our arithmetic on the export).

Are Terrace prices going down?

The county’s Terrace medians fall as the window shortens: $320,000 over 60 months, $286,500 over 24 months and $260,000 over twelve. Each window holds different units, so this is the shape of the record, not a forecast, and same-size sales are the better guide for one unit.

What is the difference between Terrace and Veranda at Cedar Hammock?

Terrace is four stories with 1,194 to 1,408 square foot units and a $260,000 twelve-month county median; Veranda is two stories with 1,414 and 1,661 square foot units and a $385,000 median. Both pay the same club and district charges. Milestone inspection law applies to Terrace and not to Veranda.

Is Terrace cheaper than Veranda?

Yes, on every county measure we read: a $260,000 twelve-month median against $385,000, and $205.19 per county heated square foot against $261.67. Terrace units are also smaller.

What are the HOA fees for a Terrace condo?

Each Terrace association sets its own quarterly dues, and none publishes its budget, so we print no figure. On top of those dues a Terrace owner pays the club $13,674 a year for an enrolled home and the CDD $709.11 on the tax bill. The association’s budget and estoppel give the exact dues for a unit.

What does the Cedar Hammock club cost a Terrace owner?

The club’s rate sheet lists a $9,788 annual assessment, $1,226 for cable and internet, a $1,000 food and beverage minimum and a $415 quarterly special assessment through 2032, which is $13,674 a year by our arithmetic. The amount is the same for every Cedar Hammock home.

What is the CDD assessment on a Terrace condo?

The Cedar Hammock CDD’s FY2027 adopted budget sets a flat $709.11 per unit for operations and maintenance, up 7.59 percent from $659.11 in FY2026. It appears on the property tax bill. The district has no bond debt per its FY2025 audit.

What is the $12,000 capital contribution?

It is a one-time payment to the Cedar Hammock club, due from the buyer at closing under section 9.11 of the recorded Declaration and listed at $12,000 on the club’s rate sheet. The buyer also pays a $550 transfer fee, for $12,550 in all.

Is golf included with a Terrace condo?

Club membership is. Every Terrace owner becomes a member of Cedar Hammock Golf and Country Club with the purchase, and the annual assessment is billed whether or not the owner plays. Rounds are charged per play: $25 for 18 holes with cart and $17.80 for 9 holes, sales tax extra, per the rate sheet.

Is there a special assessment at Cedar Hammock?

The club’s rate sheet lists a $415 quarterly special assessment running through 2032. Not every property is enrolled, it continues with a buyer and a buyer cannot prepay it. Any Terrace association special assessment would appear on that association’s estoppel.

Is Terrace at Cedar Hammock a 55+ community?

No age restriction appears in the club’s public pages, its Declaration or its lease forms that we read. The six Terrace declarations were not read for this page, so confirm in the declaration for the building you are buying.

Can I rent out a Terrace condo?

Yes, for at least 30 consecutive days under the club Declaration, section 5.24, with the lease filed 30 days before occupancy. Fees are $150 to the association plus $550 (Transferee) or $150 (Renter) to the club, per the October 2026 lease packet. Your Terrace declaration may add terms.

Can tenants have pets in a Terrace condo?

The club’s 2025 lease packet says transferees and leased units are not allowed pets. Owners may keep up to two household pets under the Declaration, section 5.25.

How many pets can a Terrace owner have?

No more than two household pets, leashed outdoors, under section 5.25 of the club Declaration. Pets are barred from the clubhouse, fitness center, pools, tennis courts, golf course, driving range and Grill Room patio under the club’s rules. A Terrace declaration may be stricter.

Do the Terrace buildings need a milestone inspection?

Yes. Florida Statute 553.899 applies to condominium buildings of three or more habitable stories, and the Terrace buildings are four stories. The first inspection is due by December 31 of the year a building turns 30, or 25 if the county sets that. We print no inspection year for any Terrace building; ask the association.

Has my Terrace association completed its structural integrity reserve study?

We did not query the state’s reporting database, so we cannot say. Florida law required the study by December 31, 2025 for buildings of three or more habitable stories, and a seller must deliver the most recent study or a statement that one has not been completed.

What flood zone is Terrace at Cedar Hammock in?

All five Terrace building addresses in a 16-address FEMA check dated October 30, 2026 returned Zone X, and one Sawgrass Way address in the Terrace and Veranda area returned Zone AH. Most records show panel 12021C0414J, effective February 8, 2024. Check the exact address on FEMA’s Map Service Center.

Do I need flood insurance for a Terrace condo?

Citizens Property Insurance no longer requires flood coverage on condominium unit-owner policy types. Your lender may still require it, and the association insures the building. Ask your lender before you write an offer.

What schools serve Terrace at Cedar Hammock?

The district’s address lookup for the 2026-2027 year assigned Calusa Park Elementary, East Naples Middle and Lely High to every Cedar Hammock address tested on November 5, 2026. Assignments are reviewed every year.

How far is Terrace at Cedar Hammock from the beach?

Does a Terrace condo have a garage?

The federal aerial shows carport rows beside the Terrace buildings rather than garages. Carport assignment and storage are set by each Terrace declaration, which is in the resale package.

What documents do I get when I buy a Terrace condo?

Under Florida Statute 718.503 the seller delivers the declaration, articles, bylaws, rules, annual budget and financial statement, the milestone inspection summary if one applies, the structural integrity reserve study or a statement that none is complete, and the association’s question-and-answer sheet.

How many days do I have to cancel a Terrace contract?

Florida Statute 718.503 lets a condominium resale buyer cancel by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, after signing the contract and receiving the required documents. The right ends at closing.

What property tax does a Terrace owner pay?

Cedar Hammock is in millage area 105, at 10.3696 mills for 2026. As an illustration, a non-homestead taxable value of $260,000 gives $2,696.10 in ad valorem tax, or $3,405.21 with the $709.11 CDD line (our arithmetic). A homestead exemption lowers it.

Which Terrace size is easiest to resell?

The 1,232 square foot size has the most sales because it is half of all Terrace units: 16 of the 30 county Terrace sales in 24 months. The 1,408 size is scarcest, 66 units, and recorded a $330,000 median over 24 months against $294,000 for 1,232 and $245,000 for 1,194.

Can I buy a Terrace condo with financing?

Many condominium loans depend on the association’s budget, reserves, insurance and the state of its required inspections, which a lender reviews from the documents. Ask the association and your lender early, and we will help you assemble what the lender asks for. Call Marc at (239) 287-5873.

Where can I see what is on the market at Terrace now?

Frequently Asked Questions, Seller Edition

Terrace at Cedar Hammock sellers ask what their unit is worth, how fast it will sell, who pays the club charges and what Florida’s condominium law requires them to hand a buyer. The answers below use the county’s Terrace sales, the MLS export of September 29, 2026, the club’s documents and the statutes, and the contract always controls who pays.

What is my Terrace at Cedar Hammock condo worth?

Start with the county’s same-size sales. Over 24 months to October 16, 2026, 1,194 square foot Terrace units sold for a $245,000 median, 1,232 square foot units for $294,000 and 1,408 square foot units for $330,000. Floor, view and condition move a unit within its band. For a unit-specific number, get a free Cedar Hammock home valuation or call Jesse direct at (239) 898-6072.

How fast do Terrace condos sell?

The median Terrace MLS closing in the 365 days to September 29, 2026 took 79.5 days on market. Six of 16 closed within 30 days and three took 180 days or more.

What do Terrace condos sell for compared with list price?

The median Terrace MLS closing was 90.97 percent of list price, and none of the 16 closed at or above list. One February 2026 closing at $175,000 against a $335,000 list, which the county did not qualify, pulls that median down; without it the median is 91.33 percent (our arithmetic).

How many Terrace condos are on the market right now?

At the September 29, 2026 MLS export, 6 Terrace units were active at a $302,450 median list price, from $259,900 to $340,000. A seventh 1,232 square foot unit on Cedar Hammock Circle was listed under the Veranda label. Ask us for today’s count.

How many months of inventory are there at Terrace?

About 4.5 months at the September 29, 2026 export: 6 actives divided by 16 closings over 12 months (our arithmetic). Veranda stood at 3.0 months on the same measure.

Who pays the $12,000 capital contribution when I sell?

The buyer. Section 9.11 of the recorded club Declaration makes the resale capital contribution the transferee’s obligation at closing, and the club’s rate sheet lists it at $12,000. The contract can change the allocation.

Who pays the club’s $550 transfer fee?

The buyer, as the new member; the club’s rate sheet lists it at $550 and waives it for current owners. With the capital contribution, the buyer pays the club $12,550 at closing.

Who pays the estoppel fees on a Terrace sale?

By custom the club’s $150 estoppel ($250 if needed in under 30 days) is a seller cost. Your Terrace association charges its own estoppel fee, capped by the state at $299 for a standard request. The contract sets who pays each one.

What does a Terrace seller have to give the buyer?

Under Florida Statute 718.503 you must provide, at your expense, the declaration, articles, bylaws and rules, the annual budget and financial statement, the milestone inspection summary if applicable, the most recent structural integrity reserve study or a statement that none has been completed, and the association’s question-and-answer sheet.

Do I need the reserve study before I list?

You need it, or a statement that it has not been completed, before your buyer’s 7-day review can run. Order it from your association before listing so the buyer’s clock starts on day one.

Will the milestone inspection hurt my Terrace sale?

A completed milestone summary in the buyer’s hands is a fact, not a surprise. The contract must state whether the inspection is required and complete, so we confirm your association’s status before listing and present it with the budget.

Will a special assessment hurt my Terrace sale?

An assessment a buyer learns of late is the one that costs a sale. The club’s $415 quarterly assessment through 2032 continues with a buyer; any Terrace association assessment is on its estoppel. We disclose both on day one and price with them in view.

Who pays a Terrace association special assessment when I sell?

The purchase contract decides, and the contract form in use sets the default. We read your association’s estoppel and minutes with you before listing and write the allocation into the offer in plain terms.

What happens to the club’s $415 special assessment when I sell?

It continues with the buyer, per the club’s rate sheet, and a buyer cannot prepay it. Installments due before closing are yours; the club’s estoppel lists what is owed on the closing date.

What are the closing costs when I sell a Terrace condo?

Customarily the seller pays the deed’s documentary stamps at $0.70 per $100, which is $1,820 on a $260,000 sale (our arithmetic), the club estoppel, the condominium documents and the listing commission in your agreement. The buyer customarily pays the owner’s title policy in Collier County.

Who pays title insurance on a Terrace sale?

In Collier County the buyer customarily pays the owner’s title insurance policy and chooses the closing agent. The contract controls and can change it.

Should I price my Terrace condo from the Cedar Hammock median?

No. The county’s $340,000 community median blends Terrace, Veranda and villa sales. Price from Terrace sales of your own size, then adjust for floor, view, condition and the association’s reserve position.

Does the 1,408 square foot plan sell for more?

Yes, in the county’s 24-month record: five 1,408 square foot sales at a $330,000 median ($252,000 to $400,000), against $294,000 for 1,232 and $245,000 for 1,194.

Why did some Terrace owners sell for less than they paid?

Purchase timing. The six Terrace repeat sales with a loss in the county record were bought in 2005, 2006, 2022 and 2023, near price peaks, and sold from 2021 to 2026. Owners who bought from 2009 to 2017 mostly sold for more.

When is the best time to list a Terrace condo?

In the last twelve months, six of fifteen county-recorded Terrace sales closed in March and April 2026, and none from August to mid-October. List by January to meet the winter and spring buyer.

Should I sell my Terrace condo furnished?

It depends on your buyer pool: a seasonal buyer may value a turnkey unit, and a full-time buyer may not. We decide with you after looking at the active Terrace listings you will compete with, and we put furnishings in a separate written inventory.

Can I sell my Terrace condo while it is leased?

Yes. The lease and the contract set what happens to the tenancy at closing, and the club’s lease rules continue to apply while it runs. Give us the lease and its end date so we can market to the right buyer and schedule showings with the tenant.

Can I hold an open house at Terrace?

Yes, Saturday and Sunday from 1:00 PM to 4:00 PM under the club’s signage policy, with club-issued signs picked up and returned at the gate house and one sign at the unit. We pre-register buyers at the gate.

What repairs should I make before listing my Terrace condo?

Fix what a buyer’s inspector will write up and what a lender’s appraiser will notice: water damage, failing appliances and visible wear. Building items are the association’s under the declaration, so we check its records before you spend.

How do the club fees affect my Terrace price?

They are fixed at $13,674 a year, which is 5.3 percent of the $260,000 Terrace median and 3.6 percent of the Veranda median. Buyers price that bill in, so your unit must compare well against same-size Terrace sales.

What do buyers ask first about a Terrace condo?

The total carrying cost, then the building. Buyers want the association’s dues and budget, the club’s $13,674, the $709.11 CDD line, any special assessment, and the milestone and reserve study status. Have them ready.

How do I compete with Veranda listings?

On price and value: a Terrace unit offers the same club for about $125,000 less at the twelve-month county medians. Present your unit’s size, view and condition against that gap, and hand buyers the study and budget early.

Can a buyer cancel after signing a Terrace contract?

Yes, within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving the required documents, under Florida Statute 718.503. A contract missing the required milestone and study language is voidable before closing.

How long does an estoppel certificate take?

Florida law gives an association 10 business days after a written request to deliver a condominium estoppel certificate, with an expedited option for an added fee. The club’s rate sheet lists its estoppel at $150, or $250 if needed in under 30 days.

What if my Terrace association has not finished its reserve study?

The contract must say so in conspicuous type, and the buyer may ask questions about the timeline and the reserve plan. Ask your board for the status in writing so we can answer before the buyer does.

Do I need my association’s approval to sell?

Approval requirements are set in each declaration. The Villas III association’s form covers purchases as well as leases; whether a Terrace association reviews buyers is in its declaration and on its estoppel, which we read before listing.

Why list a Terrace condo with McGreevy and Comisar?

Because a Terrace sale is won on preparation: pricing against same-size county sales, the condominium documents and both estoppels ready before the first showing, and the reserve study explained to buyers. We are Top 1% Real Estate Agents Nationally Since 2008. Call Jesse direct at (239) 898-6072 or read our Cedar Hammock seller page.
