Eagle Ridge is a golf course community of 617 homes in Fort Myers, Florida, off Daniels Parkway in unincorporated Lee County, ZIP 33912. It was zoned by Lee County as the Eagle Ridge planned unit development in 1981, and it wraps 397 single-family homes and three condominiums (the Eagle Ridge Condominium, Fairways at Eagle Ridge and Pines at Eagle Ridge) around the 18-hole Eagle Ridge Golf Club, a course open to the public with optional annual memberships (Lee County GIS, Planned Developments; Eagle Ridge Property Owners Association; Eagle Ridge Golf Club).

This guide is built the way we price a listing in Eagle Ridge Fort Myers. It starts from 25 Lee County recorded sales in the 12 months to September 25, 2026, the county roll dated October 25, 2026, a Southwest Florida MLS pull dated September 23, 2026, the association's published 2026 assessments, the club's 2026 membership forms, the final 2026 millage book and FEMA's flood layer. If you own here, the market section shows what homes like yours have sold for. If you are buying, the governance, fee stack, golf, flood and insurance sections show what you will pay, what to request before closing, and where the public record goes quiet.

Eagle Ridge, last 12 months (Lee County record): In the last 12 months we tracked 25 Eagle Ridge closings in the Lee County record at a $535,000 median, from $190,000 to $700,000; 18 single-family homes closed at a $550,000 median and 7 condominium units at $240,000. The Southwest Florida MLS, pulled September 23, 2026, shows a 68-day median days on market and a 95.6 percent median sold-to-list ratio on its 25 Eagle Ridge closings. The market section below breaks those sales out by product, street, price band and calendar year.

For luxury Eagle Ridge sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and discretion with off-market capability when needed. An Eagle Ridge sale also runs on paperwork that has to be ordered in the right sequence. Every buyer must complete the master association's New Resident Form before the association will issue its estoppel, the association charges a $250 estoppel fee and a $50 transfer fee, and a condominium sale needs a second estoppel from the condominium association, whose dues are not published anywhere. Buyers ask about golf before they ask about kitchens, so we put the club's current membership forms in the listing file and explain that membership is optional. And we check the FEMA layer at the address before we price, because the homes sit in zone X while parts of some yards on Aeries Way Drive and Twin Eagle Lane are mapped AE. That is a documents and marketing problem, and it is the one we are built for.

Key Takeaways: What Should Eagle Ridge Buyers and Sellers Know?

Eagle Ridge comes down to eight facts a buyer or seller should hold before anything else: what the community is and what it is not, what sold and for how much, what the association charges, how the public golf course works, the flood map, the age of the homes, the schools and the drive distances from Daniels Parkway.

Source for the sales figures below: Lee County Property Appraiser roll (October 25, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis.

  • What Eagle Ridge is: 617 homes in the 1981 Eagle Ridge planned unit development, 397 single-family homes and 220 condominium units in three condominiums, under one master association, the Eagle Ridge Property Owners Association (Lee County GIS, Planned Developments; ERPOA, New Residents FAQ).
  • What it is not: Eagle Ridge Lakes, the 204-unit condominium next door, has its own 1984 zoning and its own master association; the Eagle Ridge association says it is "NOT part of our property owner's association", so its sales are not in this guide's figures.
  • What sold: in the 12 months to September 25, 2026 the county recorded 25 sales at a $535,000 median: 18 single-family homes at $550,000 and 7 condominiums at $240,000, every one a resale.
  • What the association charges: the 2026 ERPOA assessment is $722 a year for a home, including mandatory fiber internet, and $228 a year for a condominium owner, who also pays condominium dues that are not published (ERPOA, New Residents FAQ).
  • The golf is optional: Eagle Ridge Golf Club is an 18-hole, par-72 Gordon G. Lewis design that serves "the public golfer, guests and members"; its 2026 forms price a Platinum single membership at $7,900 and a Gold single at $4,350, plus 6.5 percent tax (club membership page).
  • Flood: every home footprint sits in FEMA zone X, an area of minimal flood hazard, on panels effective November 17, 2022, but parts of 24 yards on Aeries Way Drive and Twin Eagle Lane are mapped AE (FEMA National Flood Hazard Layer).
  • Age of the homes: 599 of the 617 homes were built before the Florida Building Code took effect on March 1, 2002, so four-point and wind mitigation inspections matter at resale.
  • Location: from the Eagle Ridge Drive entrance on Daniels Parkway it is 2.4 route miles to Gulf Coast Medical Center, 3.3 to I-75 at Exit 131, 5.6 to the Southwest Florida International Airport terminal and 12.6 to Fort Myers Beach.

What Is It Like Living in Eagle Ridge as a Homebuyer?

Living in Eagle Ridge means owning in a built-out golf course community of 617 homes off Daniels Parkway in unincorporated Lee County, with a Fort Myers address, one master association, three condominium associations, a public golf course you may join or not, FEMA zone X at the home footprints and Gulf Coast Medical Center 2.4 route miles from the entrance.

A buyer here is choosing among four products inside one plan: a single-family home on one of twelve streets, or a unit in the Eagle Ridge Condominium, the Fairways or the Pines. Each carries a different association, a different price tier and a different set of documents to request, and the golf membership is a separate decision on top of all four. The questions below come in the order buyers ask them; the deeper sections further down carry the full tables.

What kind of community is Eagle Ridge?

Eagle Ridge is a planned golf community: one 1981 Lee County planned unit development, one master association over the homes and the three condominiums, and a separately owned 18-hole course in the middle. The plan sits on the Lee County Planned Developments layer as the "Eagle Ridge PUD", resolution Z-81-345, 370.74 acres (Lee County GIS, Planned Developments). The master association describes itself as "the master HOA over the homes and our three condo neighborhoods" in "a deed restricted and well maintained community" where "All utilities are underground" (ERPOA, listings and rentals page). Homes were built from 1984 to 2022 and no vacant residential lot remains on the county roll.

Where is Eagle Ridge, and is it in the City of Fort Myers?

Eagle Ridge is in unincorporated Lee County, not the City of Fort Myers, with a Fort Myers mailing address in ZIP 33912. The entrance is Eagle Ridge Drive on the south side of Daniels Parkway, west of I-75 and east of Six Mile Cypress Parkway; the club's own directions run from I-75 Exit 131 west on Daniels Parkway, then by American Colony Boulevard to Eagle Ridge Boulevard (Eagle Ridge Golf Club, Directions). Every sample point we tested sits in Lee County tax district 047, the South Trail Fire and Rescue District, in the Lee Plan's Daniels Parkway planning community and the Six Mile Cypress watershed (Lee County GIS, Taxing Authorities; Lee County GIS, Lee Plan layers).

Which Eagle Ridge is this?

This page covers Eagle Ridge in Fort Myers, Florida, ZIP 33912, built around Eagle Ridge Golf Club at 14589 Eagle Ridge Drive. It is not Eagle Ridge Golf Club in Summerfield, Florida, the Eagle Ridge resort in Galena, Illinois, or Eagle Ridge Road in Bonita Springs. Closer to home, it is not Eagle Reserve, Eagle Pointe or Eagle's Landing in The Forest, and it is not Eagle Ridge Lakes, Eagle Lake Estates, Musa at Daniels or Colony Pointe, four neighbors that share the Eagle Ridge Drive corridor but sit outside the 1981 plan and the master association (ERPOA login page).

What kinds of homes are there?

Eagle Ridge holds 397 single-family homes and 220 condominium units on the Lee County roll dated October 25, 2026. The single-family homes were built from 1984 to 2022, with a median year of 1988, and carry 1,574 to 4,119 square feet of county heated area, about 2,350 on average, with two to five bedrooms; almost all are one-story. The condominiums are the Eagle Ridge Condominium (40 two-bedroom units of 1,174 square feet), Fairways at Eagle Ridge (90 units of 1,137 to 1,304 square feet) and Pines at Eagle Ridge (90 units of 1,048 to 1,758 square feet, each with a one-car garage, per the association), all in two-story buildings (ERPOA, Condo Living). The association counts 402 single-family homes (ERPOA, listings and rentals page); the Lee County roll dated October 25, 2026 holds 397.

Do you have to join the golf club?

No. No document we read requires an Eagle Ridge owner to buy a golf membership. Eagle Ridge Golf Club states that its mission is to serve "the public golfer, guests and members" and sells its annual memberships to "Active golfers or families of golfers" generally (Eagle Ridge Golf Club; membership page). The association's amenities page lists "Easy access to golfing with resident discounts", but no club page publishes a resident rate, so we do not quote one (ERPOA, Amenities). The golf section below has the 2026 tiers and a first-year cost with tax.

What do the amenities include?

There is no master clubhouse or master pool. The amenities sit with each condominium and with the golf club. Per the association, the Eagle Ridge Condominium has a pool, the Fairways has "A swimming pool and a small clubhouse", and the Pines has a pool and the only one-car garages among the condominiums (ERPOA, Condo Living). On the single-family streets the pool is usually your own: 363 of the 397 homes carry a private pool on the 2026 roll. The golf club adds a driving range, two short-game areas, a golf shop and casual food and drink (club facilities page).

How many fee layers does an owner pay?

An Eagle Ridge homeowner pays the master association's $722 annual assessment, which includes fiber internet, plus the Lee County tax bill; a condominium owner pays the master association's $228 plus condominium dues set by the Eagle Ridge Condominium, Fairways or Pines association, which none of them publishes (ERPOA, New Residents FAQ). There is no community development district. The final 2026 millage in district 047 is 13.3623 mills (Lee County Property Appraiser, 2026 Taxing District Millage Book). Golf dues apply only to members. The fee stack section adds worked examples.

What is the flood and storm picture in one paragraph?

Every Eagle Ridge home footprint maps to FEMA zone X, an area of minimal flood hazard, on panels 12071C0437H and 12071C0439H effective November 17, 2022, and no single-family house touches the Special Flood Hazard Area. Parts of 24 yards are mapped AE, 20 on Aeries Way Drive and 4 on Twin Eagle Lane, and the shaded 0.2 percent zone reaches parts of about 90 more lots (FEMA National Flood Hazard Layer). Lee County places the community in Storm Surge Zone 3, and the association reports only minor street flooding in Hurricane Ian (ERPOA, About).

Which schools are in its zones?

Lee County assigns by choice zone, not by a single school. For 2026-2027 the School District of Lee County places every Eagle Ridge point we tested in Elementary Zone O (Heights, Rayma C. Page, Tanglewood and Villas), Middle Zone MM (Cypress Lake and Lexington) and High School South Sub-zone 2 (Bonita Springs, Cypress Lake, Dunbar, Estero, Fort Myers and South Fort Myers) (School District of Lee County, School Zones; Student Enrollment Plan 2026-2027). The schools section has the 2026 grades and route miles.

What can you reach by car?

Measured in route miles from the Eagle Ridge Drive entrance on Daniels Parkway (miles only; traffic decides the minutes): South Trail Fire Station 62 at 0.9, Hammond Stadium 2.1, Gulf Coast Medical Center 2.4, Bell Tower 3.1, I-75 Exit 131 at 3.3, JetBlue Park 4.3, the airport terminal 5.6, Gulf Coast Town Center 7.1, downtown Fort Myers 9.5, Coconut Point 12.5, Fort Myers Beach at Times Square 12.6 and the Sanibel Causeway toll plaza 13.9 (OSRM routing on OpenStreetMap data). Eagle Ridge is an airport and interstate side community: the terminal and I-75 are closer than the Gulf beaches.

What do we walk an Eagle Ridge buyer through first?

When we list or buy in Eagle Ridge we pull the association's assessment schedule, the club's membership forms and the FEMA layer at the address before we price, and we ask about the roof early. In practice that is four checks, in this order:

  • The product and its association. A single-family home answers only to the master association; a condominium answers to the master and to its own condominium association, whose dues, rental rules and pet rules sit in documents that are not published online.
  • The estoppels. The master association's estoppel costs $250 and will not be issued until the buyer completes the association's New Resident Form; a condominium buyer also needs the condominium association's estoppel.
  • The flood layer for the lot. The house is in zone X, but if the yard is one of the 24 with an AE edge, we tell the lender and insurer early, with the panel and the elevation certificate if one exists.
  • The roof and the four-point. 599 of the 617 homes predate the Florida Building Code of March 1, 2002, and Citizens requires a four-point inspection on homes more than 20 years old (Citizens, Inspections).

★★★★★ "Marc and Jesse are truly great people and they care about the people that they work with. Marc made our house purchase seamless and we closed within 30 days. If you want someone that's gonna treat you like family, well you found them." Verified Google review

If you want to work through those four checks on a specific home, our Fort Myers office is at 8290 College Parkway, Unit 201, Fort Myers, FL 33919, or call Marc at (239) 287-5873.

What Does the Eagle Ridge Market Look Like Right Now?

The Eagle Ridge market in the 12 months to September 25, 2026 was 25 recorded sales at a $535,000 median, from $190,000 to $700,000: 18 single-family homes at a $550,000 median and 7 condominiums at $240,000. There were no builder-direct sales (an estimate); Eagle Ridge is a resale-only market of homes built from 1984 to 2022.

Data updated: October 2026 (Lee County recorded sales through September 25, 2026; roll dated October 25, 2026; Southwest Florida MLS pulled September 23, 2026).

Source for every county figure in this section: Lee County Property Appraiser roll (October 25, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis. "12 months" means sales recorded September 26, 2025 to September 25, 2026. Price per square foot is per square foot of county heated area, the roll's measure, and is never set against an MLS living-area figure. The figures cover the 617 homes of the Eagle Ridge association's footprint and leave out Eagle Ridge Lakes, which has its own zoning and association.

The county record, 12 months and longer

In the last 12 months we tracked 25 Eagle Ridge closings in the Lee County record, worth $11,660,500 in recorded sales, the sum of the 25 recorded prices. The 12-month window is the first with ten or more sales, so it leads; the longer windows show the trend.

What the Southwest Florida MLS shows

The Southwest Florida MLS, pulled September 23, 2026 for closed sales from September 24, 2025 to September 23, 2026 under the development name Eagle Ridge, shows 25 closings at a $535,000 median, from $190,000 to $700,000: 20 single-family homes at a $547,500 median and 5 low-rise condominiums at $215,000. The median was $237.96 per square foot of MLS living area, a different denominator from the county's heated area. Median days on market was 68 and the median sold price was 95.6 percent of the last list price, both on all 25 closings, none of them a sold-data-entry record. The five condominium closings have plan sizes of 1,048 to 1,154 square feet, which match the Pines and the Fairways, so the MLS files Eagle Ridge the same way the association does.

How Eagle Ridge sits in the Fort Myers market

Eagle Ridge single-family homes sold at a $550,000 median in the 12 months to September 25, 2026, the same as the median for all 257 single-family sales recorded in ZIP 33912 over that window, but at $242.56 per square foot of county heated area against $255.91 for the ZIP, a lower price per square foot than the ZIP as a whole. For how we rank and choose agents across the whole city, see our guide to the best real estate agents in Fort Myers.

The neighbor that shares the name trades lower: Eagle Ridge Lakes recorded 23 condominium sales over 24 months at a $295,000 median, on its own association and its own zoning. We keep it out of every Eagle Ridge figure above so the comparisons a seller sees are like for like.

Thinking of Selling or Buying in Eagle Ridge? Start With the 25 Recorded Sales

If you own one of Eagle Ridge's 397 single-family homes, the $550,000 12-month median is a frame, not a price: street, golf position, size, pool, roof and the flood layer at your lot set the number. How Did Eagle Ridge Come to Be?

Eagle Ridge came to be in the early 1980s, when Daniels Road was a two-lane road through what became the Six Mile Cypress Slough Preserve. The association dates the idea to 1980, Lee County approved the Eagle Ridge planned unit development in 1981, lots and condominiums went on sale in April 1982, and the first homes rose in April 1984.

The Eagle Ridge Property Owners Association publishes its own history of the community, and it is the fullest public account of the founding years (ERPOA, History of Eagle Ridge). The county's own layers supply the zoning dates and the roll supplies the construction years.

Daniels Road before the boom

The association's history opens on the road: "Many native residents remember when Daniels Road ended at the railroad tracks near Metro Parkway. A dirt trail extended from there eastward towards what is now I-75. By the early 1980's, Daniels Road connected with I-75 and the development boom began." In those years, it says, Daniels Road "was a two-lane road passing through what was to become the Six Mile Cypress Slough Preserve", and "The developers worked closely with Lee County officials to ensure that the preserve area was kept intact." Today the same corridor is Daniels Parkway, widened to eight lanes east of I-75, with the county's Six Mile Cypress Slough Preserve a few miles north.

The 1981 zoning and the 1982 launch

Lee County approved the plan as the Eagle Ridge PUD, resolution Z-81-345, in 1981; the county's Planned Developments layer carries it as 370.74 acres under master case DCI8173, status Approved (Lee County GIS, Planned Developments; Lee County GIS, Zoning Cases). The text of the two-page resolution and its master concept plan was not available to read when we checked, so its unit cap and its conditions on the golf course are not stated here.

According to the association, "In April 1982, the first advertisement appeared in the Fort Myers News Press on a regular basis inviting potential owners to purchase home sites for $18,500 and condos in the Eagle Ridge Condos for $59,000," and "In 1982, the Eagle Ridge Golf & Tennis Club opened for business and offered private memberships for golf and tennis." Those are 1982 advertised prices, a piece of history rather than a comparison with today's market.

First homes, then three condominiums

The association dates "The construction of the first custom homes and the Eagle Ridge condos" to April 1984, says "In 1985, The Fairways were opened followed by The Pines beginning in 1986," and notes "The last home lot was developed in 2022." The county roll agrees: single-family homes built from 1984 to 2022, the Eagle Ridge Condominium from 1984 to 1986, the Fairways from 1985 to 1988 and the Pines from 1986 to 1990. The Florida Department of Business and Professional Regulation records the condominium declarations as recorded on December 27, 1985 (Eagle Ridge Condominium, 40 units), December 16, 1985 (Fairways at Eagle Ridge, 90 units) and section by section from March 24, 1986 to May 16, 1990 (Pines at Eagle Ridge, 90 units in eleven sections) (Florida DBPR, condominium records).

The utility that came with the plan

Eagle Ridge was built with its own wastewater utility. The Florida Public Service Commission described it in 2008 as a utility "providing wastewater service to approximately 869 customers in Lee County", adding that "Water service is provided in the area by Lee County," and in 2012 as Utilities, Inc. of Eagle Ridge with about 822 customers (PSC Order PSC-08-0761-PCO-SU; PSC Order PSC-12-0346-FOF-SU). Today the association lists Sunshine Water Service for sewer and Lee County Utilities for water (ERPOA, Utility Providers). In 2019 Lee County approved a setback variance for the existing surge tank at the Eagle Ridge wastewater plant on Aeries Way.

The golf course changes hands

The course has had several owners. Club and Resort Business reported in 2015 that a bank took ownership in October 2000, sold the property in December 2005 for $4.3 million, foreclosed again in February 2012, and that executives of Coral Hospitality bought it in 2015 (Club and Resort Business). The Business Observer put the 2015 price at $1.87 million (Business Observer, April 10, 2015), and the county sale file records a qualified sale of $1,865,000 in March 2015. Coral Hospitality's own case study says the club "eventually was foreclosed upon by its lending institution" before Coral took over, and lists a new limited-flight driving range and more than $250,000 of course improvements (Coral Hospitality, Eagle Ridge case study).

What Is the Eagle Ridge Master Plan, and What Was Built?

The Eagle Ridge master plan is the 1981 Eagle Ridge PUD: six single-family plats laid out in 25 blocks with 397 homes, three condominiums with 220 units, the 18-hole golf course on about 128 acres, a cypress preserve and two plat floodway tracts in Unit 6, and a utility tract. All of it is built.

The plat books on the Lee County roll show the sequence. Block numbering runs from Unit 1 to Unit 6, so the plats were laid out in that order even where the plat book pages run otherwise.

Source: Lee County Property Appraiser roll (October 25, 2026), legal descriptions, our analysis. The plats themselves, with their dedications of roads, lakes and tracts, were not available to read at the Lee County Clerk when we checked.

Homes by street

The 397 homes sit on twelve streets: Twin Eagle Ln 89, Aeries Way Dr 64, Eagles Flight Ln 45, Bald Eagle Dr 33, Majestic Eagle Ct 29, Eaglet Ct 25, Triple Eagle Ct 23, Soaring Eagle Ct 22, Eagles Lookout Ct 22, American Eagle Ct 20, Eagle Ridge Dr 17 and Double Eagle Ct 8. Bald Eagle Drive also carries 13 homes of Woodland Hollow Estates, a separate plat in the Woodland Walk planned development; they are not part of Eagle Ridge.

The golf course inside the plan

The course, clubhouse and maintenance parcel, about 128 acres on the 2026 roll, sits in the middle of the plan and inside the 1981 PUD. Lots wrap it on almost every street: 270 of the 397 home lots touch the golf course parcel, which includes the course lakes, and the appraiser codes 255 homes with a golf waterfront class. By street, the appraiser's golf class covers 29 of 29 homes on Majestic Eagle Ct, 24 of 25 on Eaglet Ct, 19 of 20 on American Eagle Ct, 20 of 22 on Eagles Lookout Ct, 20 of 22 on Soaring Eagle Ct and 16 of 17 on Eagle Ridge Dr. The Fairways and the Pines sit "between fairways" and "between four fairways", in the association's words.

Preserve, floodway and utility tracts

Unit 6 holds three association tracts on Bald Eagle Drive: Tract C, a 7.304-acre cypress preserve, and Tracts D and E, labelled floodway on the plat (1.148 and 0.9655 acres). The Lee County Property Appraiser shows all three owned by the Eagle Ridge Property Owners Association. On FEMA's current map their centers test zone X, not a FEMA floodway. Unit 1 holds a 5.42-acre utility tract on Aeries Way Drive owned by the sewer utility (Lee County Property Appraiser GIS).

What the plan does not include

The county's "Eagle Ridge" subdivision outline, about 784 acres, is a neighborhood outline, not the plan. On the zoning record, Eagle Ridge Lakes sits in its own 1984 planned development, Eagle Lake Estates and Woodland Hollow Estates sit in the 1982 Woodland Walk PUD, and Musa at Daniels, Colony Pointe and Williamsburg at the Colony sit on conventional zoning outside any planned development (Lee County GIS, Planned Developments). The base zoning under the Eagle Ridge home lots is RM-2, and the Lee Plan maps the area as Outlying Suburban (Lee County GIS, Zoning).

How Is Eagle Ridge Governed?

Eagle Ridge is governed by one master association, the Eagle Ridge Property Owners Association, formed in 1983, over all 617 homes, with three condominium associations beneath it for the Eagle Ridge Condominium, the Fairways and the Pines. There is no community development district, and the master association runs itself without a management company.

The master association

Eagle Ridge Property Owners' Association, Inc. was filed with the Florida Division of Corporations on February 1, 1983, document 766790, and is Active (Florida Division of Corporations). In its own words: "The Eagle Ridge Property Owner's Association is the master HOA over the homes and our three condo neighborhoods. Each of the condo neighborhoods (Eagle Ridge Condos, The Fairways and The Pines) are managed by their own association boards." It adds: "The ERPOA does not utilize a management company. There are no application reviews or application fees." (ERPOA, New Residents FAQ).

The association is led by an elected board of volunteer owners, holds officer elections every two years, and meets "regularly at the Eagle Ridge Golf Club with dates and times posted on our website, in our monthly digital newsletter and at the entrance sign along with an agenda" (ERPOA, About).

The 2019 appeal over the master association's articles

The three condominium associations once went to court against the master association. In Fairways at Eagle Ridge Condominium Association, Inc. and the Pines and Eagle Ridge Condominium associations against Eagle Ridge Property Owners' Association, Inc., the Second District Court of Appeal affirmed per curiam on July 10, 2019, citing the five-year limitation in section 95.11(2)(b), Florida Statutes, and said it "voice[d] no opinion" on claims individual unit owners might bring under the articles in effect when they bought (Fla. 2d DCA, No. 2D17-3661). The underlying dispute is in the trial court file, which is not online. What the record proves for a buyer is simple: the condominiums are members of the master association.

Governing documents and what they cover

The master association posts its Articles of Incorporation (labelled "development document for Eagle Ridge 1984"), By-Laws, Deed of Restrictions, Architectural Guidelines revised October 2026, a lease agreement form for rented houses, a property addition or alteration request form for homeowners, minutes from 2019 to 2026 and its 2026 budget and reserves (ERPOA, Governing Documents). The downloads sit behind a verification prompt, so we did not read their text, and this guide does not state their rental, pet or fence rules. What the record does show: homeowners lease through an association form, pets are registered with the association, and exterior changes on single-family homes need architectural approval. The Deed of Restrictions and each condominium's declaration govern; request them before you write an offer.

Florida law requires a homeowners association with 100 or more parcels to post its official records on a website or app (s. 720.303, Florida Statutes), and a condominium association with 25 or more units to do the same (s. 718.111, Florida Statutes). We found no public website for any of the three condominium associations.

Gate, roads and public safety

Lee County's subdivision record does not flag Eagle Ridge as gated, and no association page describes a gate or guardhouse; the association refers to an entrance island and an entrance sign (Lee County GIS, Subdivisions). The Lee County road centerline layer codes Eagle Ridge Drive at the entrance, Aeries Way Drive, Twin Eagle Lane and Bald Eagle Drive as county maintained, and Golden Eagle Court at the Pines as not county maintained (Lee County GIS, Road Centerlines). The association says the "Lee County Sheriff's Office has jurisdiction in Eagle Ridge" (ERPOA, Web Links), and fire and rescue come from the South Trail Fire and Rescue District.

Special districts: none

No community development district, municipal service taxing unit, street-lighting district or security-lighting district covers any Eagle Ridge point we tested on Lee County's MSTBU layers, and district 047's millage page lists no CDD (Lee County GIS, MSTBU). The tax bill carries the countywide authorities, the school board, the water management district and South Trail Fire.

What Does It Cost to Own a Home in Eagle Ridge? The Fee Stack

Owning in Eagle Ridge costs the master association's 2026 assessment, $722 a year for a home and $228 for a condominium owner, plus Lee County property tax at a final 13.3623 mills in district 047, the county solid waste line, condominium dues for condominium owners, and golf dues only if you join. There is no CDD and no separate fire assessment.

Every layer below is either a dated first-party document or a government record. Where a layer is not published, we say so rather than estimate it.

ERPOA, New Residents FAQ

The condominium associations do not publish their dues. The estoppel certificate is the document that states them, and Florida law caps what an association may charge for one (s. 720.30851 for homeowners associations; s. 718.116 for condominiums).

What the $722 includes

The single-family figure is unusual because it bundles internet. In the association's account, "In 2024, owners elected to replace our 35+ year old television cable services to a one vendor fiber optic system for all homeowners. The three condo associations (ER Condo, The Fairways and The Pines) were invited to participate but chose not to." (ERPOA, About). So a homeowner's internet service from Blue Stream Fiber is paid through the assessment, while condominium owners choose their own provider.

13.3623

At 13.3623 mills, every $100,000 of taxable value carries $1,336.23 a year in ad valorem tax, before exemptions and non-ad valorem charges. A sale resets a homestead's assessed value to just value the following January 1, so a buyer's bill will not carry the seller's Save Our Homes cap (s. 193.155, Florida Statutes). The Lee County Tax Collector mails 2026 bills October 31, 2026, and a bill paid in November earns the statutory 4 percent discount (Lee County Tax Collector; s. 197.162, Florida Statutes).

Worked example: a single-family home

Take a single-family home with $500,000 of taxable value, an illustration rather than any particular home. The fixed layers for a year are the master association's $722 and ad valorem tax of $6,681.15 (our arithmetic: $500,000 x 13.3623 / 1,000). Add the county solid waste line, whose 2026-27 amount was not published when we checked, the Sunshine Water Service sewer bill and Lee County Utilities water, and homeowners and flood insurance. Golf is extra and optional: a Platinum single membership is $8,413.50 with the 6.5 percent tax, a Gold single $4,632.75.

Worked example: a condominium

Take a Fairways or Pines unit with $200,000 of taxable value, again an illustration. The known layers are the master association's $228 and ad valorem tax of $2,672.46 (our arithmetic: $200,000 x 13.3623 / 1,000). The condominium association's dues, which carry the building insurance, reserves and common-area costs, are the largest unknown and are not published, so the estoppel and the adopted budget come first. A condominium buyer also pays for an HO-6 policy on the unit interior.

Closing costs that touch the fee stack

At resale the master association charges a $250 estoppel fee and a $50 transfer fee, both of which "may be paid at closing", and the condominium association charges its own estoppel. In Lee County the seller customarily pays the owner's title insurance policy and chooses the closing agent, and the seller pays documentary stamp tax on the deed at $0.70 per $100 of price, $3,745 on a $535,000 sale; the contract controls (s. 201.02, Florida Statutes). Property tax is prorated at closing because Lee County bills in arrears.

What Neighborhoods and Condominiums Are Inside Eagle Ridge?

Eagle Ridge holds four products inside one plan: the 397 single-family homes of Units 1 to 6, the 40-unit Eagle Ridge Condominium on Aeries Way Drive, the 90-unit Fairways at Eagle Ridge on Eagle Ridge Drive and the 90-unit Pines at Eagle Ridge on Golden Eagle Court. Every condominium building is two stories and every condominium dates from 1984 to 1990.

The single-family plats are not names buyers search; the condominiums are. Each condominium below gets its own record: units, buildings, plans, amenities and the sales the county recorded.

The single-family homes

The single-family homes are custom-built ranch homes in the main: on the county's building layer almost all are one story (381 of the 398 building records on the Eagle Ridge single-family streets, a count that includes the 13 Woodland Hollow Estates homes on Bald Eagle Drive, are one story and 16 are two stories), and almost all are styled "Ranch" on the appraiser's building record (Lee County GIS, Building Footprints). The association's own line is that "Custom and distinctive homes are a norm in Eagle Ridge" (ERPOA, Amenities). By decade of construction: 281 in the 1980s, 93 in the 1990s, 20 in the 2000s and 3 since 2010. Heated area runs from 1,574 to 4,119 square feet, and 363 of the 397 have a private pool on the roll. The builders of the custom homes are not named in any record we read.

Eagle Ridge Condominium

The Eagle Ridge Condominium is the original condominium, "Located near the main entrance of Eagle Ridge", with "some dramatic views of the Eagle Ridge Golf Course" and "40 units that are comprised of two bedrooms and two baths for a total of 1174 square feet of living space. A swimming pool is available to residents as well." (ERPOA, Condo Living). The county roll puts all 40 on Aeries Way Drive in four two-story buildings of ten units, built 1984 to 1986. It is the thinnest market in Eagle Ridge: one recorded sale in the 24 months to September 25, 2026, at $239,000.

Fairways at Eagle Ridge

The Fairways has 90 units "located between fairways providing excellent views of the Eagle Ridge Golf Course", two or three bedrooms with two baths, and "A swimming pool and a small clubhouse" (ERPOA, Condo Living). On the roll it is eight two-story buildings on Eagle Ridge Drive built from 1985 to 1988, with two-bedroom plans of 1,137 and 1,153 square feet and a three-bedroom plan of 1,304. The Fairways recorded 12 sales in the 24 months to September 25, 2026 at a $282,000 median, the deepest condominium market in Eagle Ridge. In 2024 Lee County finaled a limited development order to reseal and restripe its road and parking lot.

Pines at Eagle Ridge

The Pines "is located between four fairways and is the only condominium neighborhood that offers one-car garages for each unit. The 90 units offer a variety of two or three bedrooms. A swimming pool is available to residents." (ERPOA, Condo Living). It was declared in eleven sections from 1986 to 1990, one two-story building per section, on Golden Eagle Court; sections I to VI carry two-bedroom plans of 1,048 and 1,105 square feet and three-bedroom plans of 1,458 and 1,520, and sections VII to XI two-bedroom plans of about 1,145 square feet and three-bedroom plans of 1,449, 1,699 and 1,758. The Pines recorded 8 sales in 24 months at a $263,500 median. In 2021 it milled and repaved 85,585 square feet of pavement under a county order.

Is Eagle Ridge Lakes Part of Eagle Ridge?

Eagle Ridge Lakes is not part of Eagle Ridge for zoning, governance or this guide's figures. Its 204 condominium units sit in a separate 1984 planned development, formerly named Georgian Bay, under their own master association, and the Eagle Ridge Property Owners Association says Eagle Ridge Lakes is "NOT part of our property owner's association". It is a neighbor with the same name.

The confusion is understandable. Eagle Ridge Lakes is reached from Eagle Ridge Drive and carries the name, and the county's subdivision outline draws one shape around both. The record separates them three ways.

Separate zoning

Lee County's Planned Developments layer carries "Eagle Ridge Lakes (fka Georgian Bay) PUD", resolution ZAB-84-108, approved in 1984, in two pieces: 149.87 acres outside the Six Mile Cypress Slough and 135.94 conservation acres inside it (Lee County GIS, Planned Developments). Its shoreline work has its own county cases in 2011, 2015 and 2016.

Separate associations

Eagle Ridge Lakes Master Association, Inc. and three phase associations, Eagle Ridge Lakes I, II and III, are Active on the state's corporate register, and the condominiums were declared in 1997, 2000 and 2001 with 70, 72 and 62 units. The Eagle Ridge Property Owners Association counts only "220 units" of condominiums, the three inside the 1981 plan, and its login page says "our neighboring communities of Eagle Ridge Lakes and Eagle Lake Estates are NOT part of our property owner's association and are owned and managed separately" (ERPOA login page).

A separate market

Eagle Ridge Lakes units back onto lakes, not the golf course: no Eagle Ridge Lakes parcel touches the golf course parcel, and the appraiser codes all 204 units as lake frontage. It recorded 23 sales in the 24 months to September 25, 2026 at a $295,000 median, and it has its own clubhouse pool complex in state pool inspection records. If you are shopping Eagle Ridge Lakes, ask for its own association documents; nothing in the Eagle Ridge association's fee schedule applies to it.

How Does Eagle Ridge Golf Club Work, and Do Owners Have to Join?

Eagle Ridge Golf Club works as a daily-fee course open to the public, with two optional annual memberships, Platinum and Gold, sold to any golfer. No Eagle Ridge home or condominium comes with a membership, and no record we read requires an owner to join. The course is owned by a company affiliated with Coral Hospitality, which manages it.

That is the single most important fact for a golf buyer here, and the most misunderstood. Eagle Ridge is a golf course community, not a private club community: you can live on the course and never join, or join without living here.

Public play and the 2026 guest rates

The club's mission statement serves "the public golfer, guests and members" and aims to be "the best value for golfers living in or visiting the Ft. Myers, Florida area" (Eagle Ridge Golf Club). Its published guest rates, read October 28, 2026, are $79, $65 and $45 for October and $89, $75 and $50 for November; the page does not label the three columns (club rates page). Tee times book through the club's online engines. The Lee County visitor bureau lists the club as semi-private, which describes the same model: public play plus memberships (Lee County VCB listing).

With the 6.5 percent tax, a Platinum single membership costs $8,413.50 and the Platinum "Family" tier $10,596.75; a Gold single costs $4,632.75 and the Gold "Family" tier $6,709.50 (our arithmetic from the forms). Cart fees come on top for every round: at $30 for 18 holes, a member who rides twice a week for a year adds about $3,120 (our arithmetic, 104 rounds). There is no initiation fee on the forms and nothing to resell: a membership is an annual purchase.

Resident discounts

The Eagle Ridge Property Owners Association lists "Easy access to golfing with resident discounts" on its amenities page and calls Eagle Ridge "a golf club community!" on its links page (ERPOA, Amenities). No club page or form publishes a resident rate, so we do not state a discount amount. Ask the golf shop for its current resident terms in writing before you count on one.

Who owns and runs the course

The course, clubhouse and maintenance parcel is owned by a company affiliated with Coral Hospitality, the Naples club-management firm that lists "Eagle Ridge Golf Club, fort myers, Florida" among the clubs it operates (Coral Hospitality, Our Clubs). Coral's executives bought the 128.76-acre property in 2015 for $1.87 million (Club and Resort Business). The 2026 roll carries the parcel at a just value of $2,330,924. The golf course is private property inside the plan; the scorecard tells golfers that "Homeowner's property is 'out of bounds'", and the reverse is also true: owners have no right of play beyond what they buy.

Is the course at risk of redevelopment?

No application to change the use of the Eagle Ridge golf course appears on Lee County's zoning case, development order or planned development layers that we searched, and no newspaper report of a course sale since 2015 turned up. An empty search is not proof that nothing is coming. The record that would answer whether the course can ever be built on is the text of the 1981 zoning resolution and its master concept plan, which was not available to read when we checked; a buyer who wants certainty should ask for it through Lee County's zoning records.

What Is the Eagle Ridge Golf Course Like?

The Eagle Ridge golf course is an 18-hole, par-72 Gordon G. Lewis design with four sets of tees from 4,897 to 6,538 yards, water in play on 17 of 18 holes, native pine and cypress framing, reclaimed-water irrigation and a clubhouse the county dates to 1984. The club rounds its back-tee length to 6,500 yards.

From the Blue tees the longest hole is the par-5 13th at 571 yards; the par-4 2nd, at 415 yards, is the number one handicap hole. The visitor bureau's "6,020 yards" is the White tee total, and the club's "6,500-yard championship layout" is the Blue tees rounded (club course page). We found no current course rating record for this course in the USGA's national database, so this guide prints yardage, not a rating.

Design and setting

The scorecard reads "Designed by Gordon G. Lewis", and the visitor bureau lists Gordon Lewis as course designer (Lee County VCB listing). The club describes "a 6,500-yard championship layout framed by native pine and cypress trees, and laced with lakes and waterways". The visitor bureau adds that "water comes into play on 17 of 18 holes". The scorecard notes the course is "irrigated with reclaimed water", and the rates page announces "NEW GPS IN ALL CARTS".

When it opened

The association's history says the Eagle Ridge Golf and Tennis Club "opened for business" in 1982, offering private golf and tennis memberships; the county roll dates the clubhouse and maintenance building to 1984. Both can be true, and no record we read reconciles them. Tennis is history: no tennis or pickleball appears on the club's current pages.

Practice, instruction and food

The club's facilities are "a limited flight driving range", "two separate areas to hone your short game skills. A large putting green and a target green for mid to short chip shots", a golf shop with rental clubs and gift certificates, and casual food and drink: "a delicious sandwich and cold beverage" with seasonal beverage cart service (club facilities page). The visitor bureau gives pro shop hours of 7:00 a.m. to 5:00 p.m., seven days a week. An independent teaching professional runs "The Golf School at Eagle Ridge" on site and books lessons directly (club instruction page).

Leagues

The men's league plays Monday mornings, resuming in November 2026, with tee times from 8:15 to 8:52 for up to 40 players and a $5 weekly entrance; the ladies league plays Wednesday mornings from November 2026 with the same tee-time window. Both use a Stableford quota format, and non-members receive 10 percent off (club men's league page; club ladies league page).

Golf position and the homes

About two in three Eagle Ridge homes back onto golf: 270 of 397 home lots touch the golf course parcel, and the appraiser codes 255 of them golf frontage. All 220 condominium units carry the appraiser's golf class. On a lot that borders a fairway, the scorecard's out-of-bounds rule is what separates a yard from the course, so a buyer on a fairway should look at the hole's line of play and the property's screening.

Is There a Marina or Boating at Eagle Ridge?

There is no marina, no boat dock and no navigable water access at Eagle Ridge. The 2026 Lee County roll shows no boat dock or seawall on any Eagle Ridge parcel, and the only waterfront the appraiser records is golf course and lake frontage. The lakes are golf and stormwater lakes that drain through county canals.

What the water is

The lakes inside Eagle Ridge are part of the golf course and its drainage. The association describes "the canals that allow drainage from the Eagle Ridge lakes" and, before Hurricane Ian, asked Lee County to lower them (ERPOA, About). Rules on fishing or using the lakes sit in the association's restrictions, which were not available to read, so this guide does not suggest any lake use.

The nearest boat ramps

For boating, Eagle Ridge owners trailer to the coast: Punta Rassa Boat Ramp by the Sanibel Causeway is about 14.8 route miles from the clubhouse, and Lakes Park's paddlecraft launch about 6 miles for a kayak or paddleboard (Lee County facility records; OSRM routing).

How Close Is Eagle Ridge to the Beach?

Eagle Ridge is 12.6 route miles from the Eagle Ridge Drive entrance to Times Square on Fort Myers Beach and 13.9 to the Sanibel Causeway toll plaza. It is an inland, airport-side community: the airport and I-75 are closer than the Gulf, and the beach is a drive west on Daniels Parkway and Summerlin Road.

What inland means for flood and insurance

Distance from the Gulf is why Eagle Ridge's home footprints sit in FEMA zone X while the barrier islands sit in coastal high-hazard zones. In Ian the worst surge in Lee County was on Fort Myers Beach and Estero Island, 10 to 15 feet above ground in the National Hurricane Center's account; Eagle Ridge's association reported only minor street flooding (NOAA NHC, Hurricane Ian report).

What Pools, Courts and Other Amenities Does Eagle Ridge Have?

Eagle Ridge's amenities are the golf club, a pool at each of the three condominiums, a small clubhouse at the Fairways, private pools at 363 of the 397 single-family homes, and the association's 7.3-acre cypress preserve in Unit 6. There is no master clubhouse, master pool, fitness center or tennis complex, and the association says Eagle Ridge Lakes' amenities are separate.

Pools

The association names a pool at each condominium: the Eagle Ridge Condominium ("A swimming pool is available to residents as well"), the Fairways ("A swimming pool and a small clubhouse") and the Pines ("A swimming pool is available to residents") (ERPOA, Condo Living). The Pines' common elements on the county record are described as "COMMON ELEMENTS POOL". On the single-family streets, 363 of 397 homes, 91 percent, carry a private pool on the 2026 roll.

Courts and fitness

No tennis, pickleball or fitness center appears on the association's or the club's current pages. The club's 1982 name included tennis; today's club is golf only. For courts and fitness, owners use Lee County parks and private clubs nearby.

The preserve and walking

The association owns Tract C in Unit 6, a 7.304-acre cypress preserve on Bald Eagle Drive. Public access or trails in it are not described in any record we read. The association's own pages refer to residents walking and running around the neighborhood and remind walkers on Eagle Ridge Boulevard to walk against traffic (ERPOA, Safety). For a boardwalk, the county's Six Mile Cypress Slough Preserve, 3.1 route miles from the entrance, has an elevated, fully accessible 1.2-mile boardwalk with five observation decks.

Internet and services the association provides

The master association's $722 home assessment includes Blue Stream fiber internet for every single-family home, and the association maintains common-area landscaping, the entrance and street signs (ERPOA, About). It publishes a monthly digital newsletter, "Eye of the Eagle", and an owners' area on its site.

Eagle Ridge Lakes' clubhouse is not an Eagle Ridge amenity

Eagle Ridge Lakes has its own clubhouse pool complex in state pool inspection records. It belongs to the Eagle Ridge Lakes associations, not to the Eagle Ridge Property Owners Association, and nothing in the Eagle Ridge record gives Eagle Ridge owners a right to use it.

How Did Eagle Ridge Fare in Hurricane Ian, and How Are Homes Built for Storms?

Eagle Ridge fared well in Hurricane Ian on the association's own account: after the board asked Lee County to lower the lake drainage canals before landfall, Ian brought "only minor flooding in the streets", a heavily damaged entrance island and some street signs to replace. The homes are mostly 1980s and 1990s construction, built before the 2002 Florida Building Code.

Ian and Milton on the record

Hurricane Ian made landfall in Lee County on September 28, 2022 as a Category 4 storm, coming ashore on Cayo Costa at 130 knots in the National Hurricane Center's report (NOAA NHC, Hurricane Ian report). Hurricane Milton made landfall on Siesta Key on October 10, 2024 at 100 knots, Category 3 (NOAA NHC, Hurricane Milton report). At Eagle Ridge the association writes: "In the hours prior to Hurricane Ian making landfall, the ERPOA board contacted Lee County officials and requested that the canals that allow drainage from the Eagle Ridge lakes be lowered to reduce the amount of potential flooding. This contact resulted in only minor flooding in the streets in Eagle Ridge and the surrounding area." (ERPOA, About). Damage to individual homes is not in any public record we read.

Flood claims in the census tract

FEMA's National Flood Insurance Program claims file records 11 claims since 1997, totaling $27,128 paid, in the census tract that holds Eagle Ridge and neighboring subdivisions. One claim is coded to Ian, with $0 paid; none is coded to Milton; the largest, $23,239, followed a June 2024 rain event (OpenFEMA, NFIP Claims). The tract is larger than Eagle Ridge, and FEMA does not publish claim addresses.

Construction era and the building code

The Florida Building Code took effect statewide on March 1, 2002 (Florida Building Commission). On the county roll, 379 of the 397 single-family homes and all 220 condominium units were built before 2002, 599 of the 617 homes in all, so most Eagle Ridge homes were permitted under the earlier local code. Wind resistance on those homes depends on what has been upgraded since: roof covering and deck attachment, roof-to-wall connections, secondary water resistance and opening protection are the features a wind mitigation inspector records on the state form.

Evacuation and surge

Lee County's emergency management layers put every Eagle Ridge sample point in Storm Surge Zone 3 (Lee County GIS, Evacuation Zones). The association's hurricane page lists evacuation zone C and Storm Surge Zone 3 (yellow), and warns that "Localized flooding can be expected on streets during and after any heavy rain, tropical storm or a hurricane" (ERPOA, Safety). Evacuation orders are issued by Lee County by zone; check the county's current zone lookup for your address before each season. The nearest county public shelter on the county's list is the Lee Health Sports Complex, under a mile from the clubhouse in a straight line; which shelters open is announced storm by storm.

What Flood Zone Is Eagle Ridge In?

Eagle Ridge's homes are in FEMA flood zone X, an area of minimal flood hazard, on panels 12071C0437H and 12071C0439H, effective November 17, 2022, and no single-family house footprint touches the Special Flood Hazard Area. Parts of 24 yards are mapped AE, 20 on Aeries Way Drive and 4 on Twin Eagle Lane, so check the specific lot.

The yards with an AE edge

Overlaying every Eagle Ridge lot on FEMA's flood polygons tells a more precise story than a sample point. No single-family house footprint touches the Special Flood Hazard Area. But 24 single-family lots have part of the yard in zone AE, the combined riverine and coastal floodplain of the Six Mile Cypress Slough: 20 on Aeries Way Drive in Unit 1 and 4 on Twin Eagle Lane in Unit Two, with up to about 30 to 43 percent of a lot inside AE. About 90 more single-family lots, mostly on Aeries Way Drive and Twin Eagle Lane with a few on Triple Eagle Court, have part of the lot in shaded zone X, the 0.2 percent annual chance floodplain, and small edges of eight Pines unit parcels do too. The association's own phrase is that "we are barely outside the Special Flood Hazard Area" (ERPOA, Safety).

The Unit 6 floodway tracts

Unit 6's plat labels Tracts D and E "floodway", and the association owns them along with the cypress preserve. On FEMA's current map their centers test zone X, not a regulatory floodway. The plat label is a drainage designation from the Unit 6 plat; the FEMA map governs flood insurance today.

Does zone X require flood insurance?

A federally backed mortgage requires flood insurance when the building sits in the Special Flood Hazard Area; Eagle Ridge's home footprints do not, so there is no federal mandatory purchase on the current map. A lender may still require it, and Citizens Property Insurance has its own rule: a Citizens wind policy outside the flood zone needs flood coverage when Coverage A is $400,000 or more from January 1, 2026, and on every policy from January 1, 2027, while condominium unit-owner policies are not required to carry it (Citizens, Flood).

The neighbor's flood letter

The ten Eagle Ridge Lakes buildings nearest the slough touch mapped AE and rely on a FEMA Letter of Map Amendment of February 12, 2009, case 09-04-1624A, which FEMA revalidated on the current panel effective November 18, 2022 (FEMA LOMA 09-04-1624A; FEMA revalidation letter, Lee County). It is not an Eagle Ridge document, but it shows where the slough's floodplain runs.

Community Rating System

Eagle Ridge is in unincorporated Lee County, which holds FEMA Community Rating System Class 5, a 25 percent discount on National Flood Insurance Program premiums, on FEMA's list effective October 1, 2026 (FEMA, CRS Eligible Communities). The City of Fort Myers rating does not apply here.

What Should Eagle Ridge Owners Know About Insurance?

Eagle Ridge owners should expect an insurer to ask for a four-point inspection, because almost every home is more than 20 years old, and should bring a wind mitigation report, which can earn premium credits. A roof is the biggest single variable, flood coverage is optional on the federal map for zone X homes, and Citizens' own flood rule tightens from January 1, 2027.

Four-point inspections and roof age

Citizens "requires a four-point inspection for all property owner, dwelling and mobile home applications for properties more than 20 years old", covering the age, type and condition of wiring, heating, plumbing and roof, and requires documentation of at least five years of remaining life for shingle roofs older than 25 years (Citizens, Inspections). Florida law bars an insurer from refusing to issue or renew a homeowner's policy solely because of the age of a roof less than 15 years old, and requires it to allow an inspection before demanding replacement of an older roof (s. 627.7011, Florida Statutes). In Eagle Ridge, the roof permit date is the first thing we ask a seller for.

Wind mitigation

The state's Uniform Mitigation Verification Inspection Form, OIR-B1-1802, was updated effective April 1, 2026 and "is valid for up to five (5) years provided no material changes are made to the structure", according to the Florida Office of Insurance Regulation (Florida OIR, Wind Mitigation Resources). A current report records the features an insurer credits, so a seller with one hands the buyer a quote advantage.

Flood coverage

Zone X homes are outside the federal mandatory purchase rule, but flood insurance is still available, and unincorporated Lee County's Class 5 Community Rating System discount applies to National Flood Insurance Program policies. For the 24 lots with an AE edge in the yard, expect a lender to look closely at the map and, if one exists, the elevation certificate. Elevation certificates are kept by owners and by Lee County's floodplain records; ask the seller.

Condominium insurance

A condominium association insures its buildings under a master policy and passes the cost through dues, which none of the three Eagle Ridge condominiums publishes; the unit owner insures the interior with an HO-6 policy. Ask the association for its current master policy declarations and deductible with the estoppel.

Do Florida's Condominium Inspection Laws Apply to Eagle Ridge?

Florida's milestone inspection and structural integrity reserve study laws reach condominium buildings three stories or taller, and every Eagle Ridge condominium building is two stories on Lee County's building records. On that data, neither mandate applies to the Eagle Ridge Condominium, the Fairways or the Pines, though reserves and good records still matter at resale.

What the statutes say

Section 553.899 requires a milestone inspection for a condominium building "three habitable stories or more in height", by December 31 of the year it reaches 30 years of age and every 10 years after (s. 553.899, Florida Statutes). Section 718.112(2)(g) requires a structural integrity reserve study for "each building on the condominium property that is three stories or higher in height" (s. 718.112, Florida Statutes).

The buildings at Eagle Ridge

Lee County's building footprint layer records every condominium building in Eagle Ridge at two stories: the Eagle Ridge Condominium's four buildings, the Fairways' eight and the Pines' eleven (Lee County GIS, Building Footprints). Our reading of the statute against that data is that neither mandate applies; confirmation rests on each building's habitable-story count under the Florida Building Code, so ask the association to confirm in writing.

What a buyer should still ask for

Below the three-story line, a condominium still budgets reserves and keeps official records. Associations with 25 or more units must post their records on a website or app, and a buyer can request the budget, reserves, insurance and minutes. We found no public website for any of the three Eagle Ridge condominium associations, so the request goes through the association or its manager with the estoppel. Whether an association has filed a voluntary reserve study is not in a public database we could query.

What Schools Serve Eagle Ridge?

Eagle Ridge is served by Lee County's choice zones, not a single assigned school: for 2026-2027 every Eagle Ridge point we tested falls in Elementary Zone O, Middle Zone MM and High School South Sub-zone 2. The nearest public school by road is South Fort Myers High School, 2.2 route miles from the Eagle Ridge Drive entrance.

How choice works in Lee County

The district's 2026-2027 Student Enrollment Plan runs choice through open enrollment: "Parents may submit the school choice application through the Parent Portal in FOCUS ANY DAY during the advertised Open Enrollment period. Placements are made at the end of the enrollment period" (Student Enrollment Plan 2026-2027). For a buyer under contract, the plan accepts proof of residence such as a mortgage acceptance letter, with closing within 30 days of the student attending. Programs the plan names in South Sub-zone 2 include International Baccalaureate at Dunbar and Fort Myers high schools and Cambridge at Bonita Springs, Cypress Lake, Estero and South Fort Myers high schools.

Check your exact address

Every Eagle Ridge sample point, from Eagle Ridge Drive at the Fairways to Bald Eagle Drive in Unit 6, returned the same zones on two district services. Zones can change year to year, so run the exact address through the district's SchoolSite Locator before you rely on a school, and call the district's student enrollment office with the address if you have a question.

An insurance note to check

Lee Health posted in October 2026 that "Beginning January 1, 2027, Lee Health hospitals and physicians will be out of network with UnitedHealthcare. This includes employer-based, individual and Medicare Advantage plans." (Lee Health, UnitedHealthcare notice). That is a dated notice between two companies; check your own plan before you count on in-network care at the nearest hospital.

Fire and EMS

Eagle Ridge is in the South Trail Fire and Rescue District, response zone 62. South Trail Fire Station 62 on Sophomore Lane is 0.9 route miles from the Eagle Ridge Drive entrance (Lee County GIS, Fire Stations). The district is funded by its 2.5000-mill share of the district 047 tax rate.

Daniels Parkway is under construction

The club's directions page warns of "ongoing construction on Daniels Parkway during 2026-2027" (Eagle Ridge Golf Club, Directions). The work is real and dated: the I-75 interchange at Daniels Parkway is being rebuilt as a diverging diamond through summer 2028, and the county's Three Oaks Parkway Extension opens a new road south from Daniels on November 2, 2026. The civic pipeline section has the detail.

What Parks, Spring Training and Shopping Are Near Eagle Ridge?

Eagle Ridge sits between two spring training ballparks, the Minnesota Twins' Hammond Stadium 2.1 route miles away and the Boston Red Sox's JetBlue Park 4.3, with the Six Mile Cypress Slough Preserve, John Yarbrough Linear Park, Lakes Park, Bell Tower and Gulf Coast Town Center all within about 7 miles of the entrance.

Spring training and baseball

The Lee Health Sports Complex on Six Mile Cypress Parkway is "home to Hammond Stadium, five additional playing fields and the year-round Twins Player Development Academy" and to the Low-A Fort Myers Mighty Mussels; the complex took the Lee Health name in November 2023 (Minnesota Twins, Lee Health Sports Complex). The Mighty Mussels describe Hammond Stadium as built in 1991 with 8,730 seats (Fort Myers Mighty Mussels, Hammond Stadium). JetBlue Park at Fenway South is the Boston Red Sox's spring home (Boston Red Sox, JetBlue Park).

Preserves and trails

The Six Mile Cypress Slough Preserve "has an elevated, fully accessible boardwalk (1.2 miles long) with restrooms near the entrance, Amphitheater, and 5 observation decks", per Lee County, and the county lists parking at $1 an hour or $5 a day (Lee County, Six Mile Cypress Slough Preserve). John Yarbrough Linear Park is "a six-mile paved, multiple-use, north-to-south linear park trail" (Lee County, John Yarbrough Linear Park). Lakes Park adds a walking path, bike trails, fishing, a paddlecraft launch and the Railroad Museum of Southwest Florida's miniature train (Lee County, Lakes Park).

Shopping and dining

Bell Tower is 3.1 route miles from the entrance and Gulf Coast Town Center 7.1; Gulf Coast Town Center describes itself as "An open-air shopping experience featuring the best dining and upscale retailers in the region" (Gulf Coast Town Center). Closer in, the Daniels Crossing shopping center about a mile west of Eagle Ridge rebuilt its Publix under a county development order finaled in September 2025. Coconut Point in Estero is 12.5 route miles.

Libraries and culture

Lakes Regional Library on Bass Road is the nearest regional library, 6.9 route miles from the entrance. Florida Gulf Coast University is 9.2 miles, and downtown Fort Myers, with the Caloosa Sound Convention Center and the Edison and Ford Winter Estates, is about 10.

Golf nearby

Within about three straight-line miles of the Eagle Ridge clubhouse, Lee County's golf layer lists Legends, Fiddlesticks Country Club, Cross Creek Country Club, Olde Hickory, The Forest, The Club at Renaissance and Terraverde (Lee County GIS, Golf Courses). Eagle Ridge is the public 18 among them.

What Is Being Built Near Eagle Ridge?

The biggest changes near Eagle Ridge are road projects and one rezoning at its own front door: the Eagle Ridge Park case for 2.75 acres at the Eagle Ridge Drive entrance, waiting on the applicant after a 2025 attempt was denied; the I-75 and Daniels Parkway diverging diamond through 2028; and the Three Oaks Parkway Extension opening November 2, 2026.

Eagle Ridge Park, at the entrance

The commercial parcel at Eagle Ridge Drive and Daniels Parkway has a long zoning file. Lee County approved a 2.43-acre commercial planned development called Eagle Ridge Park in 2004 (resolution Z-04-012). In 2025 an application to grow it to 2.75 acres "to include 12,000sf of commerical flex space" was Closed-Denied. A new case, DCI2026-00019, seeks to "Rezone 2.75ac from CPD, PUD and EC to CPD"; the county's file lists an application dated June 15, 2026, an insufficiency letter of July 20, 2026 and a 60-day extension request of October 13, 2026, and the case status reads Waiting on Applicant (Lee County, case DCI2026-00019; Lee County GIS, Zoning Cases). The uses requested in 2026 are in case documents that were not available to download when we checked. If you own near the entrance, follow the case.

I-75 at Daniels Parkway

FDOT project 446296-2 is "reconstruction of the Daniels Parkway Interchange (Exit 131) converting it to a Diverging Diamond Interchange (DDI) design", with new ramps, signals, pedestrian and bicycle accommodations and resurfacing of Daniels Parkway; FDOT lists a construction cost of about $42.8 million, a start in early 2026 and completion in summer 2028 (FDOT, 446296-2).

Three Oaks Parkway Extension and Daniels widening

Lee County's release of October 19, 2026 says the Three Oaks Parkway Extension opens with a ribbon cutting at 10 a.m. Monday, November 2, as a four-lane divided road with bike lanes and sidewalks, final completion early 2027, and that "Daniels Parkway has been widened to eight lanes from Danport Boulevard to Apaloosa Lane / Powers Court" (Lee County, Three Oaks Parkway Extension). Separately, the county awarded a $1.7 million contract to resurface Daniels Parkway from Six Mile Cypress Parkway east to the widening, which passes the Eagle Ridge entrance (Gulf Coast News, August 4, 2026).

For Arthrex at Plantation, the county approved two alternatives; which one gets built is not yet in the record.

Inside Eagle Ridge

Inside Eagle Ridge the recent county record is maintenance: the Fairways resealed and restriped its road and parking in 2024, the Pines milled and repaved in 2021, and the wastewater plant's surge tank received a setback variance in 2019. No new housing order inside Eagle Ridge appears since the community was built out, and no application to change the golf course's use appears on the layers we searched.

How Do Daily Logistics Work in Eagle Ridge?

Daily logistics in Eagle Ridge run through public providers and the master association: Lee County Utilities water, Sunshine Water Service sewer, Florida Power and Light, Waste Pro trash, Blue Stream fiber internet for homes through the association's assessment, Lee County Sheriff's Office jurisdiction and South Trail Fire, with no gate to clear.

Moving in

Before closing, every buyer completes the master association's New Resident Form, because "All buyers must complete the New Resident Form or Estoppel requests will not be completed," and the master association does no application review (ERPOA, New Residents FAQ). A condominium buyer should ask the condominium association separately whether it approves buyers or tenants; that rule sits in each declaration, which is not online. Pets are registered with the master association.

Access, roads and golf carts

There is no gate. Visitors, deliveries and showings drive in from Daniels Parkway on Eagle Ridge Drive, which the county's road layer lists as a two-lane, 30 mph county-maintained road at the entrance. The association links a page on low-speed vehicles and golf carts on the roadway; whether any Eagle Ridge road is designated for golf carts is set by county ordinance, which we did not find for Eagle Ridge.

Meetings and news

The master association meets at the golf club, posts agendas at the entrance sign, and publishes a monthly digital newsletter and an owners-only website and group (ERPOA, About).

How Does Eagle Ridge Compare With Nearby Golf Communities?

Eagle Ridge compares with its Daniels Parkway golf neighbors as the community where golf is public and optional: Fiddlesticks and Heritage Palms publish bundled, mandatory memberships, while Eagle Ridge's 25 MLS closings in the year to September 23, 2026 sold at a $535,000 median with a 68-day median days on market.

What the benchmark shows

  • Eagle Ridge is the only course in the set that publishes public play with optional memberships. At Fiddlesticks and Heritage Palms the home purchase brings the membership with it, and The Forest's two courses are private.
  • Price per foot sits mid-pack. Eagle Ridge's $237.96 per square foot of living area is above Fiddlesticks, Cross Creek and The Forest and below Heritage Palms.
  • Pace is middling. A 68-day median is slower than Heritage Palms and Fiddlesticks and faster than The Forest and Cross Creek.
  • Single-family heavy. 20 of Eagle Ridge's 25 MLS closings were single-family homes.

Eagle Ridge and its two siblings

Fiddlesticks Country Club, 4.0 route miles from the Eagle Ridge entrance, is the bundled 36-hole alternative at a higher median and a lower per-foot price; Heritage Palms Golf and Country Club, 4.5 miles away, is the bundled 36-hole community where every owner is a member, at a lower median and the highest per-foot price in the table. A buyer who wants golf without a mandatory club cost, on a single-family lot, starts with Eagle Ridge.

Eagle Ridge vs The Forest: Which Fits Your Plans?

Eagle Ridge versus The Forest comes down to golf model, flood map and price per foot. Both are non-bundled Gordon Lewis golf communities in unincorporated south Fort Myers, but The Forest is gated, with two private courses and every home in zone AE, while Eagle Ridge is open, with one public course, its homes in zone X and a higher price per square foot.

Sources: Eagle Ridge rows from the sections above; The Forest rows from the Forest Country Club membership page, its master association and our The Forest guide, with MLS figures from the same Southwest Florida MLS pull of September 23, 2026.

Which one fits

  • Eagle Ridge fits a plan for a single-family home on a golf lot without a private club, a published and modest master assessment, a home footprint in zone X, and the shortest drive in this pair to the airport, I-75 and Gulf Coast Medical Center.
  • The Forest fits a plan for a gated community, two private courses with an optional equity club, a lower entry price per square foot, and zone AE flood insurance on every home.
  • Either way, membership is a separate decision from the home, so price the golf you will actually play.

Why Buy in Eagle Ridge? Honest Pros and Cons

Eagle Ridge's strengths are on the record: public, optional golf, a published $722 home assessment that includes internet, no CDD, home footprints in flood zone X, and a short drive to I-75, the airport and a trauma hospital. Its trade-offs are just as documented: 1980s housing stock, unpublished condominium dues, no gate and Daniels Parkway construction through 2028.

The pros, with the record behind each

  • Golf without a club bill. Membership is optional and sold annually; the course serves "the public golfer, guests and members".
  • A low, published master assessment. $722 a year for a home in 2026, including fiber internet; $228 for a condominium owner.
  • No CDD, no fire assessment line. District 047's final 2026 rate is 13.3623 mills with fire inside it.
  • Flood zone X at the house. No single-family footprint touches the Special Flood Hazard Area on the 2022 map.
  • Location for travel and care. 3.3 route miles to I-75, 5.6 to the airport, 2.4 to Gulf Coast Medical Center.
  • Golf lots and pools. About two in three homes border the golf course property, and 91 percent have a private pool.
  • One-story homes on real lots. Almost every single-family home is a one-story ranch, with 1,574 to 4,119 square feet of heated area.

The cons, stated plainly

  • Older homes. 599 of 617 homes predate the 2002 Florida Building Code, so roofs, four-point items and wind mitigation drive insurance.
  • Condominium dues are not published. The Eagle Ridge Condominium, the Fairways and the Pines publish no budgets online.
  • AE edges in some yards. 24 lots on Aeries Way Drive and Twin Eagle Lane have part of the yard in zone AE.
  • No gate and no master clubhouse. Amenities sit with the club and each condominium.
  • Road work. The I-75 interchange at Daniels Parkway is under construction to summer 2028.
  • A rezoning at the entrance. The Eagle Ridge Park case for 2.75 acres at the front door is pending.
  • No marina, no beach on site. Fort Myers Beach is 12.6 route miles away.

Thinking of Selling Your Eagle Ridge Home? List With the #1 Team in Southwest Florida Since 2012

If you're searching for the best Eagle Ridge listing agent, or thinking, 'I need to sell my house in Eagle Ridge...', start with the record: 25 Lee County recorded sales in the 12 months to September 25, 2026, a $535,000 median, single-family homes at $550,000 and condominiums at $240,000. We price every Eagle Ridge listing from that record.

Data updated: October 2026 (Lee County recorded sales through September 25, 2026; roll dated October 25, 2026; Southwest Florida MLS pulled September 23, 2026).

Selling in Eagle Ridge is a documents job as much as a marketing job. A buyer will ask what the association charges, and for a home the answer is published: $722 a year with internet; for a condominium it is not, so the estoppel answers it. A buyer will ask whether the golf comes with the house, and it does not; whether the house is in a flood zone, and the footprint is in zone X, though some yards carry an AE edge; and how old the roof is, on homes built mostly from 1984 to 2003. Jesse McGreevy and Marc Comisar answer those four questions in the listing file before the first showing, and price from the Lee County record rather than a portal estimate. For the whole-city picture, see our guide to selling a home in Fort Myers, and for this community our Eagle Ridge seller guide.

Pricing by product and street

Eagle Ridge is two markets inside one plan. In the 12 months to September 25, 2026, single-family homes recorded 18 sales at a $550,000 median, from $425,000 to $700,000, at $242.56 per square foot of county heated area; the condominiums recorded 7 sales at $240,000, and over 24 months 21 sales at a $272,500 median and $216.83 per square foot. On the single-family side, Aeries Way Drive recorded 6 sales at a $535,000 median and Twin Eagle Lane 4 at $570,000. Then we adjust for what the record shows separates homes here: golf frontage, heated area, a private pool, the year built and the roof, and whether the yard has an AE edge on FEMA's map.

How we market an Eagle Ridge listing

We market an Eagle Ridge home on the facts a buyer transacts on. The listing names the plat or condominium correctly, states the golf frontage from the appraiser's land class, explains that the course is public and membership optional, attaches the club's current membership forms for a golfer, puts the association's published $722 assessment with its internet in the first paragraph, and puts the flood file in from day one: zone X at the house, the panel number, and any AE edge in the yard said plainly. For luxury sellers we add cinematic video, drone, professional photography, our qualified-buyer database, and discretion and off-market capability when it is needed.

Documents to have ready

The fastest Eagle Ridge sales are the ones where the buyer's questions are answered before the buyer asks. Have these ready before you list:

  • The estoppels, ordered early. The master association's estoppel costs $250 and needs the buyer's New Resident Form; a condominium seller also needs the condominium association's estoppel, which states the dues.
  • The roof permit date. Most homes were built from 1984 to 2003; a replaced roof is a selling point when the permit proves it.
  • A current wind mitigation report on the state's form, valid up to five years.
  • A four-point inspection, because insurers ask for one on homes more than 20 years old.
  • The elevation certificate, if you have one, especially on Aeries Way Drive and Twin Eagle Lane.
  • Your architectural approvals for any pool cage, addition, generator or shutters, under the association's Architectural Guidelines.
  • Your most recent paid tax bill, for the proration.

Closing costs a Lee County seller should expect

In Lee County the seller customarily pays the owner's title insurance policy and chooses the closing agent, and pays documentary stamp tax on the deed at $0.70 per $100 of price, which is $3,745 on a $535,000 sale. The master association's $250 estoppel and $50 transfer fee may be paid at closing. Property tax is prorated because Lee County bills in arrears. The contract controls every split.

Seller questions we hear most in Eagle Ridge

What is my Eagle Ridge home worth? It depends on product, street, golf frontage, size, pool, roof and the flood layer at your lot; as a frame, single-family homes recorded a $550,000 median in the 12 months to September 25, 2026.

How long will it take to sell? The Southwest Florida MLS, pulled September 23, 2026, shows a 68-day median days on market across 25 Eagle Ridge closings.

Does my golf membership transfer? Club memberships are annual and non-refundable on the 2026 forms; there is nothing to transfer with the deed.

What will my buyer ask about flood? Whether the house is in a flood zone: the footprint is in zone X, and if your yard has an AE edge we say so with the map.

Do I need the condominium association's approval to sell? That rule sits in each condominium declaration; we request it with the estoppel on day one.

Frequently Asked Questions: Buyer Edition

Eagle Ridge buyers ask about the location, the homes, the golf club, the fees, the flood map, schools and distances. Each answer below repeats a fact stated in the body above with the same source: the Lee County record, the association's own pages, the club's 2026 forms, FEMA and the School District of Lee County.

Where is Eagle Ridge in Fort Myers?

Eagle Ridge is off Daniels Parkway in south Fort Myers, entered by Eagle Ridge Drive on the south side of Daniels Parkway west of I-75, in unincorporated Lee County with a Fort Myers mailing address in ZIP 33912. From the entrance it is 3.3 route miles to I-75 at Exit 131, 5.6 to the airport terminal and 9.5 to downtown Fort Myers.

What ZIP code is Eagle Ridge in?

Is Eagle Ridge in the City of Fort Myers?

No. Eagle Ridge is in unincorporated Lee County, outside the City of Fort Myers, although its mailing address reads Fort Myers. Lee County handles its zoning and permits, the Lee County Sheriff's Office has jurisdiction, and unincorporated Lee County's Community Rating System Class 5, a 25 percent flood premium discount, applies.

How many homes are in Eagle Ridge?

The Lee County roll dated October 25, 2026 holds 617 homes in Eagle Ridge: 397 single-family homes and 220 condominium units in the Eagle Ridge Condominium, Fairways at Eagle Ridge and Pines at Eagle Ridge. The master association counts 220 condominium units and 402 single-family homes. Eagle Ridge Lakes' 204 units are a separate community.

When was Eagle Ridge built?

Lee County approved the Eagle Ridge planned unit development in 1981. According to the association, lots and condominiums went on sale in April 1982 and the first custom homes and the Eagle Ridge condos were built in April 1984, the Fairways in 1985 and the Pines from 1986. The county roll dates the single-family homes from 1984 to 2022, with a median of 1988.

Is Eagle Ridge a gated community?

Lee County's subdivision record does not flag Eagle Ridge as gated, and no association page describes a gate or guardhouse; the association refers to an entrance island and an entrance sign. The county road layer codes Eagle Ridge Drive at the entrance, Aeries Way Drive, Twin Eagle Lane and Bald Eagle Drive as county-maintained roads.

Is Eagle Ridge Lakes part of Eagle Ridge?

No. Eagle Ridge Lakes, 204 condominium units built from 1997 to 2003, has its own 1984 zoning, formerly named Georgian Bay, and its own master association. Condominium owners also pay their condominium association's dues, which the Eagle Ridge Condominium, the Fairways and the Pines do not publish; the estoppel certificate states them.

Is there a CDD in Eagle Ridge?

No. No community development district, municipal service taxing unit or lighting district covers any Eagle Ridge point we tested on Lee County's layers, and district 047's millage page lists no CDD. The tax bill carries the countywide authorities, the school board, the water management district and South Trail Fire at a final 13.3623 mills for 2026.

What is the property tax rate in Eagle Ridge?

Eagle Ridge is in Lee County tax district 047, whose final 2026 total is 13.3623 mills, against 13.4125 adopted for 2025, per the Lee County Property Appraiser's final 2026 and 2025 millage books. That is $1,336.23 per $100,000 of taxable value, before exemptions and the county's solid waste line.

Do I have to join Eagle Ridge Golf Club?

No. No record we read requires an Eagle Ridge owner to buy a golf membership. Eagle Ridge Golf Club serves "the public golfer, guests and members" and sells its annual Platinum and Gold memberships to any golfer. The association lists resident discounts, but the club publishes no resident rate.

The scorecard credits the design to Gordon G. Lewis. Does Eagle Ridge Golf Club have a driving range and restaurant?

The club has "a limited flight driving range", a large putting green and a target green for chipping, a golf shop with rental clubs, and casual food and drink: sandwiches and cold beverages with a seasonal beverage cart. No full restaurant page appears on the club's site. The pro shop is open 7:00 a.m. to 5:00 p.m. daily, per the visitor bureau.

Is the Eagle Ridge golf course closing or being redeveloped?

No application to change the golf course's use appears on the Lee County zoning, development order or planned development layers we searched, and no report of a course sale since 2015 turned up. An empty search is not proof; the 1981 zoning resolution text, which would set the course's conditions, was not available to read when we checked.

Not a master one. Each condominium has its own pool, the Fairways adds a small clubhouse, and 363 of the 397 single-family homes have a private pool on the 2026 roll. The golf club has a golf shop and casual food and drink. Eagle Ridge Lakes' clubhouse pool complex belongs to that separate community.

Are there tennis or pickleball courts in Eagle Ridge?

Parts of 24 yards are mapped AE, 20 on Aeries Way Drive and 4 on Twin Eagle Lane, so check the specific lot.

Do I need flood insurance in Eagle Ridge?

Federal mandatory purchase applies to buildings in the Special Flood Hazard Area, and Eagle Ridge's home footprints are in zone X, so it does not apply on the current map; a lender may still require coverage. Citizens wind policies outside the flood zone need flood coverage at Coverage A of $400,000 or more from January 1, 2026, and on all policies from January 1, 2027.

How did Eagle Ridge do in Hurricane Ian?

The association reports that after its board asked Lee County to lower the lake drainage canals before landfall, Ian brought "only minor flooding in the streets in Eagle Ridge", with a heavily damaged entrance island and some street signs replaced. FEMA's flood claims file shows one Ian claim, with $0 paid, in the census tract that holds Eagle Ridge.

What evacuation zone is Eagle Ridge in?

Lee County's emergency management layers put Eagle Ridge in Storm Surge Zone 3, and the association's hurricane page lists evacuation zone C. Lee County issues evacuation orders by zone, so confirm your address on the county's current lookup each season. The nearest listed public shelter is the Lee Health Sports Complex.

Do the condominium milestone inspection and SIRS laws apply in Eagle Ridge?

Florida's milestone inspection and structural integrity reserve study laws reach condominium buildings three stories or taller. Every Eagle Ridge condominium building is two stories on Lee County's building records, so on that data neither mandate applies to the Eagle Ridge Condominium, the Fairways or the Pines; ask the association to confirm in writing.

What schools serve Eagle Ridge?

For 2026-2027 Eagle Ridge is in Elementary Zone O (Heights, Rayma C. Page, Tanglewood and Villas), Middle Zone MM (Cypress Lake and Lexington) and High School South Sub-zone 2 (Bonita Springs, Cypress Lake, Dunbar, Estero, Fort Myers and South Fort Myers). Is spring training near Eagle Ridge?

Yes. Hammond Stadium at the Lee Health Sports Complex, spring home of the Minnesota Twins and home of the Fort Myers Mighty Mussels, is 2.1 route miles from the Eagle Ridge Drive entrance, and JetBlue Park, spring home of the Boston Red Sox, is 4.3 miles.

Is there a marina or boat access in Eagle Ridge?

No. The 2026 Lee County roll shows no boat dock or seawall on any Eagle Ridge parcel, and the lakes are golf and stormwater lakes that drain through county canals. For boating, the Punta Rassa Boat Ramp by the Sanibel Causeway is about 14.8 route miles from the clubhouse.

Can I rent out my Eagle Ridge home?

The master association publishes a lease agreement form for rented houses, so leasing of homes runs through the association. The minimum lease term and any limits are in the Deed of Restrictions, which was not available to read online, and each condominium's rules are in its own declaration. Request those documents before you buy to rent.

What is being built near the Eagle Ridge entrance?

The commercial parcel at Eagle Ridge Drive and Daniels Parkway has a pending rezoning, Eagle Ridge Park, case DCI2026-00019, to rezone 2.75 acres to a commercial planned development; it reads Waiting on Applicant, after a 2025 attempt was denied. The uses requested in 2026 were not available to read when we checked.

Frequently Asked Questions: Seller Edition

Eagle Ridge sellers ask about value, timing, the golf club, the estoppels, the roof and the flood file. Each answer below draws on the Lee County record for the 12 months to September 25, 2026, the Southwest Florida MLS pull of September 23, 2026 and the association's and club's own documents, with the same sources as the body of the page.

Who is the best listing agent for Eagle Ridge?

We believe McGreevy and Comisar are: Top 1% Real Estate Agents Nationally Since 2008, leaders of the #1 team in Southwest Florida since 2012, and, with our Domain Realty Group team, over $2.5 billion in real estate sold. For Eagle Ridge specifically, we price from the Lee County record and put the estoppels, club forms and flood file in front of buyers. Call Jesse direct at (239) 898-6072.

What is my Eagle Ridge home worth?

It depends on the product, street, golf frontage, size, pool, roof and the flood layer at your lot. As a frame, in the 12 months to September 25, 2026 single-family homes recorded an Eagle Ridge median of $550,000 and the condominiums $240,000, with a 24-month condominium median of $272,500. Ask for a free home valuation for a number built on your home's own comparables.

What did homes sell for in Eagle Ridge in the last 12 months?

Lee County recorded 25 Eagle Ridge sales in the 12 months to September 25, 2026, at a $535,000 median, from $190,000 to $700,000, worth $11,660,500 in all. Single-family homes recorded 18 at $550,000, from $425,000 to $700,000; the condominiums 7 at $240,000, from $190,000 to $300,000.

How long does it take to sell a home in Eagle Ridge?

The Southwest Florida MLS, pulled September 23, 2026, shows a median of 68 days on market across 25 Eagle Ridge closings in the prior year. Pricing to the product's own record matters: a single-family home priced against condominium-blended figures, or the reverse, starts from the wrong number.

What sale-to-list ratio do Eagle Ridge homes get?

On the Southwest Florida MLS pull of September 23, 2026, Eagle Ridge's 25 closings sold at a median of 95.6 percent of their last list price. That is a median across single-family homes and condominiums; your own figure depends on how the list price was set against the product's recorded sales.

Are Eagle Ridge home prices dropping?

On the county record the Eagle Ridge single-family median was $652,500 in 2022, $605,000 in 2023, $582,500 in 2024, $600,000 in 2025 and $545,000 in 2026 through September 25. The condominium median has run between $275,000 and $285,000 from 2022 to 2025 and $245,000 in 2026 to date. We do not forecast; we price from the latest sales.

What sold best in Eagle Ridge in the last year?

The highest recorded single-family price in the 12 months to September 25, 2026 was $700,000, a 1999 home on Bald Eagle Drive with 2,529 square feet of county heated area. Sixteen of the 25 sales fell between $500,000 and $750,000; among streets, Twin Eagle Lane recorded 4 sales at a $570,000 median.

Does a golf course lot sell for more in Eagle Ridge?

Golf frontage is one of the features we adjust for, and about two in three Eagle Ridge homes have it: 270 of 397 home lots touch the golf course parcel and the appraiser codes 255 with golf frontage. Because most sales are golf-coded, we price a golf lot against other golf lots and adjust for view and line of play.

Does my golf membership go with the house?

No. Eagle Ridge Golf Club sells annual memberships on its 2026 forms, non-refundable and for the calendar year, and no membership is attached to any home. That is a selling point: a buyer takes on no club cost with the house and can buy a Platinum or Gold membership, or play as a member of the public.

What does a buyer ask first about Eagle Ridge?

In our experience a buyer asks four things first: what the association charges, whether the golf comes with the house, whether the house is in a flood zone and how old the roof is. For a home the association's 2026 answer is $722 with internet; the golf is optional; the footprint is in zone X; and the roof needs your permit date.

What documents do I need to sell in Eagle Ridge?

Have the roof permit date, a current wind mitigation report, a four-point inspection, any elevation certificate, your architectural approvals for additions, and your latest tax bill. Order the master association's $250 estoppel early, with the buyer's New Resident Form, and, for a condominium, the condominium association's estoppel, which states the dues.

How much is the Eagle Ridge estoppel fee?

The Eagle Ridge Property Owners Association charges a $250 estoppel fee and a $50 transfer fee, both of which may be paid at closing, and will not complete an estoppel until the buyer completes its New Resident Form. A condominium sale also needs the condominium association's estoppel; Florida law caps what an association may charge.

Who pays closing costs when I sell in Eagle Ridge?

In Lee County the seller customarily pays the owner's title insurance policy and chooses the closing agent, and pays documentary stamp tax on the deed at $0.70 per $100, which is $3,745 on a $535,000 sale. The buyer customarily pays lender costs. The contract controls every split.

How are property taxes handled when I sell?

Lee County bills property tax in arrears for the calendar year, so the seller credits the buyer at closing for the days the seller owned the home in that year. District 047's final 2026 rate is 13.3623 mills. The buyer's next bill is reassessed at just value, so your Save Our Homes cap does not pass to the buyer.

Will flood zone questions slow my Eagle Ridge sale?

Usually not, because Eagle Ridge's home footprints are in FEMA zone X. If your lot is one of the 24 with an AE edge in the yard, on Aeries Way Drive or Twin Eagle Lane, we say so with the panel and any elevation certificate at the start, so the buyer's lender and insurer are not surprised late.

Does my older roof hurt my Eagle Ridge sale?

It can affect the buyer's insurance. Citizens requires documentation of five years of remaining life for shingle roofs older than 25 years, and Florida law bars an insurer from refusing a policy solely because a roof is less than 15 years old and, for an older roof, requires it to allow an inspection before demanding replacement. A replaced roof with its permit is one of the strongest facts an Eagle Ridge listing can show.

Do I need a four-point inspection to sell my Eagle Ridge home?

The buyer's insurer usually asks for one, because Citizens requires a four-point inspection on homes more than 20 years old, and almost every Eagle Ridge home qualifies. Ordering one before you list lets you fix wiring, plumbing, heating or roof items on your schedule rather than the buyer's.

Should I get a wind mitigation inspection before listing?

Yes, if you do not have a current one. The state's OIR-B1-1802 form was updated effective April 1, 2026 and is valid up to five years; it records the roof and opening features insurers credit, which helps a buyer's premium quote and so your price.

Can I sell my Eagle Ridge condominium without the association's approval?

The master association does no application review. Whether your condominium association approves buyers is set in its declaration, which is not published online; we request the declaration and rules with the estoppel on day one so the approval timeline, if any, sits on the closing calendar.

Do SIRS and milestone rules affect selling my Eagle Ridge condominium?

On Lee County's records every Eagle Ridge condominium building is two stories, below the three-story line of Florida's milestone inspection and structural integrity reserve study laws. Buyers and lenders still ask about reserves and insurance, so we request the budget, reserves and master policy with the estoppel.

How do condominium sales in Eagle Ridge compare?

Over the 24 months to September 25, 2026 the Fairways recorded 12 sales at a $282,000 median, the Pines 8 at $263,500 and the Eagle Ridge Condominium 1 at $239,000. Across all three, 21 sales recorded a $272,500 median at $216.83 per square foot of county heated area.

Will the Eagle Ridge Park rezoning affect my sale?

The rezoning case at the Eagle Ridge Drive entrance, DCI2026-00019, reads Waiting on Applicant, after a 2025 attempt to grow the commercial parcel was denied. The uses requested in 2026 were not available to read when we checked. A buyer may ask; we answer with the case status and history.

Will the Daniels Parkway construction affect my sale?

The club warns of construction on Daniels Parkway through 2026 and 2027, and FDOT's I-75 interchange rebuild at Daniels runs to summer 2028. It affects the drive, not the community, and the finished work improves the interchange; we time showings around it and tell buyers the end dates.

Is Eagle Ridge Lakes a comparable for my Eagle Ridge home?

No. Eagle Ridge Lakes is a separate community with its own zoning and association, lake rather than golf frontage, and a different product, so we do not use its sales to price an Eagle Ridge home or condominium. It recorded 23 sales over 24 months at a $295,000 median.

How do Eagle Ridge prices compare with ZIP 33912?

Eagle Ridge single-family homes recorded a $550,000 median in the 12 months to September 25, 2026, equal to the median of all 257 single-family sales recorded in ZIP 33912 in the same window, at $242.56 per square foot of county heated area against $255.91 for the ZIP.

How do Eagle Ridge prices compare with nearby golf communities?

On the Southwest Florida MLS pull of September 23, 2026, Eagle Ridge's median sold was $535,000 at $237.96 per square foot of living area, against Fiddlesticks at $576,075 and $211.11, Heritage Palms at $359,700 and $255.87, and The Forest at $375,000 and $175.63.

Can I sell my Eagle Ridge home off-market?

Yes, when discretion matters. We offer off-market capability and our qualified-buyer database for sellers who prefer a private sale, alongside premium marketing, cinematic video, drone and professional photography for a full launch. The documents, estoppels and flood file are the same either way.

What does the $722 assessment mean for my buyer?

It is a selling point. The 2026 home assessment is published, modest and includes Blue Stream fiber internet, so a buyer can set a firm budget line for association costs before the estoppel arrives. Condominium sellers should expect questions, because the condominium dues are not published.

Should I replace my roof before selling in Eagle Ridge?

It depends on the roof's age, condition and the price tier. A replaced roof with its permit removes the biggest insurance question; a sound older roof with a clean four-point and wind mitigation report may sell well without it. We look at the recorded sales and your inspection before recommending either.

What is the first step to sell my Eagle Ridge home?

Start with a free home valuation or call Jesse direct at (239) 898-6072. We pull your plat or condominium's recorded sales, the association's assessment schedule, the club's forms and the FEMA layer at your lot, and walk you through the documents to order first.

Is fall a good time to list in Eagle Ridge?

The Eagle Ridge record shows sales in every season: of the 25 recorded in the 12 months to September 25, 2026, sales closed from October through September. The club's golf leagues resume in November. We set the listing date with you from the record.
