Downstairs homes cost less in total and more per foot, about $348 per county base square foot against $322 upstairs over five years, because buyers pay for no stairs. Upstairs homes have the larger plan and the longer view. The same 2,297 square foot plan in Ironstone and Nautica Landing appears in 2026 MLS records as three bedrooms plus a den, or four bedrooms, with two full baths and a half bath; confirm the layout of any Silverstone upstairs home from its listing.

Why 8783 Coastline Court Is Not a Silverstone Price

An upstairs home at 8783 Coastline Court sold for $850,000 in March 2026 with only "The Quarry" in its MLS subdivision field. The county roll places it in Nautica Landing at the Quarry, a separate condominium built in 2014. What Are the Steps to Buy a Home in Silverstone at the Quarry?

The steps to buy a Silverstone at the Quarry home are: sign a written buyer agreement, get pre-approved with a lender who does condominiums, set alerts for your floor, tour behind the gate, write an offer that builds in the seven-day condominium window, inspect, read both estoppels and the CDD line, bind insurance and close in about 30 to 45 days.

Step 1: Sign a Written Buyer Agreement

Since August 17, 2024, buyers sign a written agreement with their agent before touring, and the agreement states the agent's compensation, which is negotiable and not set by law (NAR, written buyer agreements).

The board adopts an annual budget, each home pays an equal share, and the assessment is billed quarterly on January 1, April 1, July 1 and October 1 (declaration sections 21.1.1 and 21.1.2). It covers exterior maintenance, roofs, paint, driveways, landscaping, the master insurance policy and reserves. The figure is on the association's estoppel certificate.

Which Documents Should You Read Before You Buy in Silverstone at the Quarry?

Before you buy in Silverstone at the Quarry, read the condominium resale package the seller must give you under Florida Statutes 718.503, the two estoppel certificates, your home's CDD line, FEMA's 2012 letter for the building, the building's 2018 reroof notice and The Quarry's declaration sections on the resale fee and sale disclosures.

Two Regimes: Chapter 718 and Section 720.401

Section 720.401, the homeowners association disclosure summary, says it does not apply to associations regulated under Chapter 718, and Silverstone's association is a Chapter 718 condominium association. The Quarry Community Association is a homeowners association, and its declaration treats each condominium dwelling as a "Lot" (section 3.28, Official Records Book 6334, Page 358) and requires each contract for the sale of a Lot to include the Section 720.401 disclosure statements immediately before the purchaser's signature (section 20.12, Page 405). Where Section 720.401 applies, the summary is due before you sign, the seller supplies it on a resale, and a buyer who did not get it may cancel within three days after receiving it or before closing, whichever comes first. This is information, not legal advice; your closing agent or attorney confirms the documents for your purchase.

The Condominium Package and Your Seven Days

At the seller's expense you receive the declaration, articles, bylaws and rules, the annual financial statement and budget, the association's most recent structural integrity reserve study or a statement that it has not completed one, the frequently asked questions sheet and a governance form. You may cancel within seven days, excluding weekends and legal holidays, after signing and receiving them, unless you received them more than seven such days before signing (Fla. Stat. 718.503).

Who Owes What at a Silverstone Sale

The seller owes the condominium package, the contract disclosure language and seven days' notice to The Quarry Community Association's Board (section 20.11); the buyer owes the resale fee: "the purchaser shall pay a resale fee" of $6,500 for 2026 through 2030 (section 12.12, Page 380). The same split appears on our Silverstone seller page, because it is one transaction seen from two sides.

What to Read First in the Package

Read the budget's reserve schedule, the insurance section and the last two years of board minutes first, then the rules the board has adopted under section 17.19, which are not recorded. Ask for the master insurance declarations and deductible.

The Two Estoppel Certificates

Each estoppel states the regular assessment, any special assessment and any balance owed on the home. Florida law requires delivery within ten business days of a request (Fla. Stat. 718.116).

How Do You Check Flood Zone and Insurance for a Silverstone at the Quarry Home?

Check a Silverstone at the Quarry home's flood status by pairing FEMA's effective 2012 map, which shows Zone AH, with FEMA's Letter of Map Amendment 12-04-5534A of July 31, 2012, which removed all fourteen buildings from the high-risk zone. FEMA's March 2025 preliminary map shows Coastline Court in Zone X, and the county places Silverstone in Evacuation Zone E.

What the Flood Letter Means for Your Loan

FEMA's letter says the federal mandatory flood insurance requirement does not apply to a removed structure, while the lender may still require coverage. An automated flood determination will still read Zone AH, so we hand the letter to your lender and insurer at the start.

The Master Policy and Your HO-6

The association insures the buildings under a master policy and may carry a master flood policy if the board decides or a mortgagee requires it (declaration sections 14.2 and 14.3). You insure the interior, contents, liability and loss assessment on an HO-6. Federal flood policies in the census block group including The Quarry had a median premium of $681 for Zone X-rated policies in the year to May 2026 (OpenFEMA NFIP policies); that is a small sample, not a quote.

Roof, Shutters and Wind Mitigation

Every building has a recorded tile-to-tile reroof notice from April 12, 2018. Nineteen shutter or impact-window notices appear on 17 units since 2019, and a wind-mitigation inspection on Florida's form can earn credits for approved opening protection.

Storm History

Hurricane Irma in 2017 produced 108 federal flood claims across ZIP 34120 and Hurricane Ian in 2022 produced 7, none in the grid cell containing The Quarry; the data are not published by address, so ask the seller's flood disclosure (Fla. Stat. 689.302).

Which Silverstone at the Quarry Rules Decide Whether a Home Works for You?

The Silverstone rules that decide whether a home works for you are the lease limits, the two-pet limit and breed list, the ban on boats and trailers outside a garage, the shutter-consent rule and The Quarry's own first-year leasing bar. Silverstone is not age-restricted, and the association does not approve buyers.

Leasing

Every lease runs at least 30 days, with no more than three leases a calendar year, under the Silverstone declaration, and The Quarry's rules add no lease in the first year after you take title and an application at least 20 days before move-in. Short-term vacation rentals are not allowed.

Pets

Up to two dogs or cats without the board's written permission; Pit Bull type dogs, Rottweilers, Mastiffs, Presa Canarios and their crosses are barred (section 17.5). Assistance animals are handled through the board under fair housing law (HUD, assistance animals).

Vehicles and Boats

Motor homes, trailers, boats, campers and commercial trucks cannot be kept outside a garage (section 17.12). A boat owner uses The Quarry Community Association's boatyard or community slips under its lakes and docks rules.

Alterations and Shutters

Structural changes and exterior additions need the board's written approval, and shutters need the association's prior written consent and an approved specification (sections 17.16 and 19.1.4).

No Buyer Approval, No Age Restriction

Our reading of the declaration found no sale-approval or first-refusal clause, and neither the Silverstone nor The Quarry declaration contains an age restriction, so any buyer of any age can buy and live in Silverstone.
