Jesse McGreevy founded what was to become the Domain Realty Group in 2008. A CDD fee is an annual charge from a Community Development District, a special taxing district that financed a community's roads, utilities, and amenities. It appears on your property tax bill and is common in newer Southwest Florida communities such as Babcock Ranch, Ave Maria, and Paseo. Always ask for the bond balance and payoff status before you offer.

A master association governs an entire community, while a sub-association (often called the HOA or condo association) governs your specific neighborhood or building within it. Many Southwest Florida communities carry both, each with its own dues and rules. McGreevy and Comisar pull both budgets and both sets of documents during due diligence so there are no surprises.

Beyond the mortgage, budget for property taxes, homeowners insurance, flood insurance where required, HOA or condo dues, any CDD assessment, and reserves. The purchase price is only half the math..... the full annual carry is what determines whether a home fits. If the home sits in a FEMA special flood hazard area (zones starting with A or V) and you have a mortgage, your lender will require flood insurance. Homes in X zones do not carry the requirement, though many owners still buy coverage. An elevation certificate and the community's flood map history can materially change the premium.

New construction offers builder warranties, current codes, and incentives, with communities like Babcock Ranch leading that wave. Resale offers established landscaping, known HOA budgets, and no construction timeline. The right answer depends on your move-in date, appetite for options pricing, and the community's build-out stage. We negotiate both, including builder contracts.

Since Florida's post-Surfside condo safety laws, buildings three stories and taller must complete milestone structural inspections and a structural integrity reserve study. Review the association's inspection reports, reserve funding, insurance, and any planned special assessments before you commit. McGreevy and Comisar review these documents with every condo buyer as standard practice.

Florida has no state income tax, and property taxes are based on assessed value and local millage. Non-homestead property assessments can rise up to 10% per year, while a primary residence with a homestead exemption is capped at 3%. Taxes also reset toward market value after a sale, so the seller's current bill is not your bill.

In a bundled golf community, membership is attached to the home and included in your dues. In an equity club, membership is purchased separately and may carry initiation fees and waitlists. Southwest Florida has both in depth, and the ongoing cost difference is significant, so we model it before you fall in love with a fairway view.

Inventory peaks during season, roughly November through April, which gives buyers the most choice. Summer and early fall typically bring fewer competing buyers and more negotiable sellers. Online AVMs are condition-blind and routinely miss renovations, lot position, and view premiums that move Southwest Florida values significantly. Plan for the brokerage commission (negotiable and agreed in your listing agreement), Florida documentary stamp tax of $0.70 per $100 of the sale price, title-related charges by county custom, estoppel and transfer fees if you are in an HOA or condo, and prorated property taxes. We give every seller a net sheet before listing.

It depends on the county's custom. In Lee County, the seller customarily pays for the owner's title policy and selects the title company. In Collier County, the buyer customarily pays and selects. It is custom rather than law, so the contract can allocate it either way..... and in competitive situations it becomes a negotiating lever.

Buyer traffic builds from November and peaks during season, January through April, when seasonal residents and out-of-state buyers are here in person. Listing just ahead of that window typically maximizes exposure. Off-season sales absolutely happen, but pricing and presentation carry more of the load. We time listing launches around this cycle deliberately.

Florida law requires sellers to disclose known facts that materially affect the property's value and are not readily observable, and flood-related disclosure is now required by statute. When in doubt, disclose, and put it in writing. We walk every seller through the disclosure forms so the file protects you after closing.

An estoppel certificate is the association's official statement of what you owe: dues, transfer fees, capital contributions, violations, and any special assessments. Florida caps the fee and response window, and closing cannot happen without it in an HOA or condo community. We order it early so it never becomes the closing-week emergency.

Yes. Florida homes sell as-is every day, including with open claims, though the claim must be disclosed and properly handled in the contract, and some buyers' lenders will have conditions. The right strategy depends on repair economics versus as-is pricing. We have guided many Southwest Florida sellers through exactly this since the recent storm years.

Florida has no state income tax, so the main consideration is federal capital gains. A primary residence may qualify for the Section 121 exclusion of up to $250,000 of gain, or $500,000 for a married couple filing jointly. Investment properties have different rules, including 1031 exchanges. Confirm your specific situation with your CPA.

Portability lets you transfer up to $500,000 of your Save Our Homes assessment benefit from your old Florida homestead to your new one, which can meaningfully lower the new home's taxable value. You apply through the county property appraiser when you file for your new homestead exemption. We flag it for every move-up seller.
