Chanteclair Maisonettes is a garden condominium neighborhood inside the master-planned community of Pelican Bay in Naples, Florida.

It is 40 residences in four buildings at 5895, 5897, 5898 and 5899 Chanteclair Dr, Naples, FL 34108, in the southern part of Pelican Bay, completed in 1990 and about 0.6 miles by road from Artis-Naples. Chanteclair Maisonettes is not Chanteclair at Pelican Bay, the 19 manor homes next door, and this page covers the 40 condominiums and nothing else.

McGreevy and Comisar are the team Chanteclair Maisonettes sellers call first, and the team its buyers call when they want the building’s real record: what a 1,361 square foot plan has actually sold for since 2023, which approvals stand between a signed contract and a deed, how the association’s leasing limit meets the Foundation’s, and what FEMA’s flood map says, which is Zone AE with a base flood elevation of 10 or 11 feet. Jesse McGreevy and Marc Comisar lead Domain Realty Group, and they wrote this page the way they would brief a client at the kitchen table.

This page goes deeper on Chanteclair Maisonettes than any other source we know of. It is built from the association’s own public site, the recorded 1989 Declaration of Condominium, the 2019 Amended and Restated Declaration with its Articles and Bylaws, the two amendments recorded in 2024, the Pelican Bay Foundation’s published FY2027 budget, estoppel certificate and lease packet, Collier County’s milestone building list and Services Division page, FEMA’s flood map queried at four points inside the neighborhood, Florida’s condominium statutes as they read in 2026, the Collier County Property Appraiser’s 2026 tax roll and recorded sales through June 30, 2026, and the Southwest Florida MLS pulled October 7, 2026. Where the public record stops, we say so, and we name the document that would answer the question.

If you own at Chanteclair Maisonettes and are thinking about a sale, start with the market snapshot and the seller section, then call Jesse. If you are buying, the plan-by-plan, rule-by-rule and fee-by-fee detail below will tell you whether Chanteclair Maisonettes fits before you tour.

Why McGreevy and Comisar Are the Best Realtor for Chanteclair Maisonettes

McGreevy and Comisar are the best realtor for Chanteclair Maisonettes because the case is on the record: the #1 team in Southwest Florida since 2012, Top 1% of agents nationally since 2008, over $900 million in personal sales, and a Chanteclair Maisonettes read built on every county-recorded sale since 1989, the association’s recorded documents and the Declaration’s own approval rules.

Data updated: October 2026 (Southwest Florida MLS, pulled October 7, 2026; Collier County Property Appraiser recorded sales through June 30, 2026)

If you’re searching for the best realtor for Chanteclair Maisonettes in Pelican Bay, Naples, whether you’re ready to sell your Chanteclair Maisonettes home or buy your next one, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, Top 1% Nationally since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc.

That matters at Chanteclair Maisonettes for a specific reason. The 40 condominiums share one set of recorded documents and two floor-plan sizes, yet the five Southwest Florida MLS closings since 2023 were all the same 1,361 square foot, two-bedroom-plus-den plan and ran from $550,000 to $990,000. Timing, condition and a softening market explain that spread, and an agent who prices Chanteclair Maisonettes from a Pelican Bay average, or from a generic Naples condominium index, misses all of it. Sellers and buyers comparing the best real estate agents in Naples should ask each one to price a specific Chanteclair Maisonettes plan against the sales on that plan; we do that below.

Recent Chanteclair Maisonettes track record (last 12 months): In the last 12 months Chanteclair Maisonettes has seen 2 resales in the Southwest Florida MLS (closings dated October 7, 2025 to October 7, 2026), a small sample, at a median sold price of $555,000 and a median sale-to-list ratio of 92.7 percent. The highest-priced Chanteclair Maisonettes sale of those twelve months was $560,000. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings.

Living in Chanteclair Maisonettes as a Homebuyer

Living in Chanteclair Maisonettes means owning a 1,361 or 1,506 square foot garden condominium in a 40-unit enclave at the south end of Pelican Bay, with an assigned carport space, a storage locker and a pool and spa of its own, plus the Foundation’s beaches, tram and tennis.

Most buyers here are choosing between three things at once: a Pelican Bay address within a short tram ride of the beach, a Declaration that approves every buyer and every tenant in writing before the deed or the lease works, and a market that has been slow lately, with the last two closings taking 153 and 188 days. The buildings are two levels each by the unit numbering on the county roll, set among lake, preserve and landscaped views according to the Pelican Bay Foundation’s own community map, with mangroves along the west side according to the association’s public site.

What Does a Day at Chanteclair Maisonettes Look Like?

A typical day starts on the berm walk, which the association’s site describes as 2.31 miles one way through the mangroves, or with a stroll to Tram Station 2 at the head of the South Boardwalk, about 460 meters from the middle of the neighborhood on the Foundation’s map. The Sunset Cafe, the Sandbar and the South Beach ice cream shop are reached from that station, and Artis-Naples is 0.6 miles away by road on our routing.

What Does Chanteclair Maisonettes’ Ownership Structure Allow?

Chanteclair Maisonettes’ recorded documents allow full-time and seasonal use. They limit leasing to three leases a calendar year with a 60-day minimum, allow one dog or cat per unit, and, since 2024, bar any owner from holding more than two units. The county roll lists a Florida mailing address for 14 of the 40 parcels and a homestead exemption on 9, which is consistent with a neighborhood of many seasonal owners but does not prove how any unit is used.

What Should a Buyer Look at First?

Look first at the plan and the building. Twelve units have 1,361 square feet and 28 have 1,506 on the county roll, and the sales we can see are all of the smaller plan. Then read the Amended and Restated Declaration, because Section 14 puts a board approval between your contract and your deed and Section 13 governs what you can do with the unit if you do not live in it. Then add the Foundation’s charges, which stack on top of the association’s own.

If you are buying, read how we represent buyers in Southwest Florida or call Marc at (239) 287-5873. If you want the Pelican Bay-wide view before you narrow to one building, start with our Pelican Bay buyer guide. Where Is Chanteclair Maisonettes? The Four Addresses on Chanteclair Dr

Chanteclair Maisonettes sits at 5895, 5897, 5898 and 5899 Chanteclair Dr in Naples, FL 34108, at the south end of Pelican Bay. The county roll puts 16 units at 5895, 12 at 5899, 8 at 5897 and 4 at 5898, and a recorded notice of commencement adds the pool address, 5905 Chanteclair Dr.

What Are the Street Addresses of Chanteclair Maisonettes?

The 2019 Amended and Restated Declaration names the condominium’s street addresses as 5895 Chanteclair Drive, 5897 Chanteclair Drive, 5898 Chanteclair Drive and 5899 Chanteclair Drive, Naples, FL 34108. A March 2010 notice of commencement for the pool building roof lists those four addresses plus 5905 Chanteclair Dr, and the 2021 and 2026 notices for the spa and pool name 5905 alone, which is the address to give a contractor or a delivery driver heading for the pool.

How Many Units Are in Each Building?

The Declaration counts 40 units and 40 voting interests, and the county roll sorts them by street number: 5895 Chanteclair Dr holds 16 units, 5899 holds 12, 5897 holds 8 and 5898 holds 4. The Pelican Bay Foundation’s community map describes the neighborhood as a low-rise condominium community of 4 buildings with 40 units, all built in 1990.

How Do the Unit Numbers Work?

The roll’s unit numbers are three digits. The first digit runs 1 to 4 and tracks the four buildings, and the second digit is 1 or 2, so a building has a first-floor and a second-floor row of units. That is our reading of the numbering, consistent with the two-level description, and it is not a statement from the plans; the recorded condominium plans are the place to confirm story count.

How Do You Tell Chanteclair Maisonettes From Chanteclair?

Chanteclair at Pelican Bay is a different community of 19 manor homes at 5900 to 5949 Chanteclair Dr, built in 1987 and 1988 according to the Foundation’s map, with its own homeowners association. The Declaration of Easement recorded for Chanteclair Maisonettes obliges the condominium to bear a 40/59 share of maintenance for the paving and landscaping in a shared area with that association, a ratio of 40 condominiums to 59 homes in all. Our Chanteclair at Pelican Bay guide covers the manor homes.

Chanteclair Maisonettes Market Snapshot: What the Condominiums Actually Sell For

In the last 12 months Chanteclair Maisonettes recorded 2 Southwest Florida MLS closings at a $555,000 median, $550,000 and $560,000, for $1,110,000 in volume. No window reaches ten closings, so this section lists every sale and treats each number as a small sample. Days on market and sale-to-list use both sales.

With two sales the median is the mean of the middle pair, $550,000 and $560,000, and the 171-day figure is the mean of 153 and 188 days (170.5), rounded to the nearest day. The 12-month and 24-month rows hold the same two sales because no Chanteclair Maisonettes home closed in the Southwest Florida MLS between May 13, 2024 and May 11, 2026. Every closing in the pull was marketed through the MLS, so days on market and sale-to-list use all of them. The roster we built this page from used a window ending September 30, 2026 and also counted 2 closings at a $555,000 median.

April 4, 2023Chanteclair Dr2+Den/21,361$990,000$999,00055$727

All five are the same plan, so the table is a clean read on one product over time: the same 1,361 square foot, two-bedroom-plus-den, two-bath home sold for $990,000 on April 4, 2023 and $550,000 on August 26, 2026, a fall of 44.4 percent. The two 2023 sales closed at 99.1 and 98.1 percent of the final list price in 55 and 39 days. The 2024 sale closed at 90.6 percent in 124 days, and the two 2026 sales closed at 91.8 and 93.5 percent of a $599,000 list price after 153 and 188 days.

How Does the Last Year Compare With the Year Before?

There is no prior-year comparison to draw. The twelve months from October 7, 2024 to October 6, 2025 recorded no Chanteclair Maisonettes closing in the Southwest Florida MLS, and the two sales in the last 12 months are the only two since May 13, 2024. Across the gap the same plan went from $720,000 in May 2024 to $560,000 in May 2026, down 22.2 percent, and from $529 to $411 per square foot.

We do not read a trend from three prices. What the record does support is that a 40-unit building turns slowly, that the two newest sales needed five to six months on the market, and that a seller who prices from the 2023 sales will wait. We price each Chanteclair Maisonettes listing against the newest sales on its own plan and against what a buyer can see in the building’s documents.

What Does the Longer Record Show?

Widening the window gives 3 closings in 36 months at a $560,000 median, from $550,000 to $720,000, and 5 closings in 60 months at a $720,000 median, from $550,000 to $990,000. Over 60 months the median price per square foot was $529, the median days on market 124 and the median sale-to-list 93.5 percent. With five sales on one plan there is no useful split by configuration, and every figure in this section is a small sample.

What Is for Sale in Chanteclair Maisonettes Today?

On October 7, 2026, one Chanteclair Maisonettes home was active in the Southwest Florida MLS: a three-bedroom, two-bath listing of 1,646 square feet on Chanteclair Dr at $795,000, or about $483 per square foot, after 317 days on market. The county roll’s largest unit is 1,506 square feet, so the listing’s 1,646 is a listing-reported figure that a buyer should have measured. At the 12-month pace of two closings, one active listing is 6.0 months of supply, which is a balanced market on paper, though two sales is too few to anchor a pace.

What Does the County Say About Thirty-Seven Years of Sales?

The Collier County Property Appraiser’s recorded-sales file runs from 1989 through June 30, 2026. It lists 114 qualified sales in all, 36 of them in 1989 at a $147,900 median, from $129,900 to $164,900, and a county median of $880,000 in 2023 from two sales, nearly six times the 1989 figure. The roll and the Foundation both date the buildings to 1990, so do not read the 1989 sales as a completion date.

The county records the deed consideration and the MLS records the reported closing price, so the two files can differ by sale. On the four sales we can match by date and price, the 2023 sales at $770,000 and $990,000, the 2024 sale at $720,000 and the May 2026 sale at $560,000, the two files agree. The August 26, 2026 sale is newer than the county extract, so we cite it from the MLS with its date.

How Did Chanteclair Maisonettes at Pelican Bay Come to Be?

Chanteclair Maisonettes was submitted to condominium ownership by a Declaration of Condominium recorded January 17, 1989 at Official Records Book 1409, Page 1414, 85 pages, with the condominium exhibits at Condominium Book 32, pages 24 to 31, and its 40 units were built in 1990. Owners restated the Declaration in 2019 and amended it twice in 2024.

The land is part of Parcel D of Pelican Bay Unit One, recorded in Plat Book 12, pages 47 to 52, and the Collier County Clerk’s index also lists amendments with surveyor’s certificates recorded on February 17, February 24 and June 7, 1989, a second set of condominium exhibits at Condominium Book 32, page 121, and an amendment of the Declaration and Bylaws recorded April 11, 1990. The county’s recorded sales begin in 1989 with 36 qualified sales.

What Is Recorded Against the Land?

Section 9.7 of the 2019 Amended and Restated Declaration says the condominium is subject to the Declaration of Restrictions and Protective Covenants for a Portion of Parcel D, Pelican Bay Unit One, recorded with a warranty deed at Official Records Book 1344, Page 616. Those restrictions include approval rights, originally the developer’s and later assigned to the Pelican Bay Foundation, over certain objects and improvements, plus vehicle rules, a minimum floor area per dwelling and set-backs.

The condominium is also subject to a Declaration of Easement recorded at Official Records Book 1342, Page 1681 over a portion of the adjacent Chanteclair community of 19 dwellings, under which the association bears a 40/59 share of the maintenance and repair of paving and landscaping in the shared area. In May 2019 the association also recorded an amendment to the Parcel D restrictions, at Official Records Book 5628, Page 2555, that aligns the vehicle rules with Section 12.8 of the restated Declaration.

What Changed in 2019?

On May 14, 2019, the association recorded an Amended and Restated Declaration of Condominium at Official Records Book 5629, Page 1840, 108 pages in all, which restates the original Declaration in its entirety and carries restated Articles of Incorporation and Bylaws. Its first page says it is a substantial amendment of the entire declaration, and it lists the same four street addresses, 40 units and 40 voting interests. Every rule this page cites comes from that 2019 restatement unless we say otherwise.

What Changed in 2024?

Two certificates of amendment were recorded in 2024. The first, recorded March 19, 2024 at Official Records Book 6340, Page 1758, adds a new Section 14.7 to the Declaration, approved at the annual members’ meeting of February 9, 2024. It bars any owner from owning more than two units, counting interests held through entities, trusts, lenders, a spouse or a cohabitant, with an exception for lenders and the association after foreclosure.

The second, recorded December 13, 2024 at Official Records Book 6422, Page 731, amends the Bylaws after a special members’ meeting. It moves the board from three directors to five with staggered terms, through an election at the 2025 annual meeting for four seats, three on two-year terms and one on a one-year term, and two more two-year seats at the 2026 meeting.

Who Runs Chanteclair Maisonettes Today?

Chanteclair Maisonettes of Pelican Bay Condominium Association, Inc. is a Florida not-for-profit corporation, listed as active on the Florida Division of Corporations’ record under document number N28534. A five-member board runs the association under the Bylaws as amended in December 2024. The association’s public site links its owner portal to a Southwest Property Management sign-in page, and a 2010 recorded affidavit names the same company, so a buyer should confirm the manager of record in writing.

What Does the Association’s Public Site Tell a Buyer?

The association’s public About page calls Chanteclair Maisonettes a picturesque forty unit condominium community with the mangroves nestled around its west side, within walking distance of the Naples Philharmonic and Waterside Shops. The site’s Documents, FAQ and History pages sit behind a member sign-in, and we do not describe what they hold. Its newest public news item is dated November 17, 2022, a photograph of the flag restored after Hurricane Ian knocked it down.

The Homes: Two Floor-Plan Sizes, 1,361 and 1,506 Square Feet

Chanteclair Maisonettes’ 40 condominiums come in two sizes on the county roll, 12 homes of 1,361 square feet and 28 of 1,506, all built in 1990, each with one assigned carport space and one storage locker. All five MLS closings since 2023 were the smaller plan, listed as two bedrooms plus a den and two baths.

How Big Are Chanteclair Maisonettes’ Homes?

The Collier County Property Appraiser’s 2026 tax roll matches 40 condominium parcels at Chanteclair Maisonettes, all with a 1990 year built, and heated area of either 1,361 or 1,506 square feet. The roll is still marked preliminary for 2026. The active listing reports 1,646 square feet and the MLS records the five closings at 1,361, so we quote each source by name rather than blend them.

Which Buildings Hold Which Plan?

The smaller 1,361 square foot plan appears in the three larger buildings, four homes in each, and the 1,506 square foot plan fills the whole of 5898 Chanteclair Dr. The pattern is on the roll, not in a published floor plan: the association’s public pages publish no plan drawings that we found, and the recorded condominium plans at Condominium Book 32, pages 24 to 31 are the authority for each unit’s layout.

What Do Carports, Lockers and Terraces Mean at Chanteclair Maisonettes?

Section 8.1 of the Declaration gives each unit one limited common element carport space numbered like the unit and one storage locker numbered like the unit. The association maintains, repairs and replaces the carport structures and the parking spaces as a common expense, and the owner is responsible for the inside of the locker. Balconies are called terraces on the recorded plans, they are limited common elements, and Section 8.1 bars covering or enclosing one without the board’s written approval.

What Does the Owner Own and Maintain?

Section 5.1 draws the unit’s boundary at the unfinished inner surfaces of the perimeter walls and floors, and Section 11 splits the work. The association maintains the exterior building walls, the exterior entry doors and frames, electrical wiring up to each unit’s breaker panel, sewer lines up to the point they enter the unit, water lines up to the unit’s cut-off valve and building-wide fire alarm systems. Owners maintain the interior door surfaces, the breaker panel and wiring from it, plumbing and electrical fixtures, appliances, water heaters, vent fans, air conditioning and heating equipment, ducts, shower pans and screens.

What May an Owner Change?

Five rules matter most to a renovator. Section 11.5 requires the board’s written approval for structural or material alterations and anything that changes the exterior appearance. Section 11.3(C) requires board approval and a sound-absorbent underlayment before hard flooring replaces carpet, and bars carpet on exposed concrete. Section 11.3(D) limits window coverings to a white face as seen from outside. Section 11.11 says the board may not refuse conforming hurricane protection, and Section 11.12 gives the board 30 days to answer a complete request, extendable by 30 more if it needs an architect or engineer’s review at the owner’s cost.

How Does Floor Plan Show Up in Prices?

The sales record shows one plan only. All five MLS closings in 60 months were 1,361 square foot homes, and no 1,506 square foot home closed in the Southwest Florida MLS in that window. The county’s 2026 roll values the two plans differently: just value for the 1,361 plan runs $544,400 to $579,400 with a $567,900 median across 12 homes, against $602,400 to $647,400 and a $625,900 median across 28 homes of 1,506. Just value is the Property Appraiser’s estimate, not a sale price.

What Amenities Come With a Chanteclair Maisonettes Condominium?

A Chanteclair Maisonettes condominium comes with a neighborhood pool, spa and pool building at 5905 Chanteclair Dr, an assigned carport space and storage locker for each unit, and Pelican Bay Foundation membership, which adds the beaches, tram, tennis and fitness center. The recorded county notices show the pool work; the Foundation’s own pages show the rest.

What Is at the Neighborhood Pool?

Recorded notices of commencement at the Collier County Clerk give the pool its address, 5905 Chanteclair Dr, and its history. A March 2010 notice covered roofing on the pool building, a December 2021 notice covered replacing equipment and plastering the existing spa, and two notices recorded September 18, 2026 cover resurfacing the pool. A buyer touring in the fall of 2026 should ask the association whether the resurfacing is finished and whether it was paid from reserves or by a special assessment.

What Does the Pelican Bay Foundation Add?

Membership in the Pelican Bay Foundation attaches to every Chanteclair Maisonettes unit. The association’s public site describes two beach locations extending about three miles, four beachfront restaurants, a community center, a fitness center, a wellness studio, a tennis studio, and sailing and fishing, and it measures the berm walk at 2.31 miles one way. The Foundation’s pages describe the Sandbar on South Beach and Marker 36 on North Beach, and we do not repeat counts from sources we could not tie to a specific page.

Where Is the Beach From Chanteclair Maisonettes?

On the Foundation’s community map, the middle of Chanteclair Maisonettes is about 457 meters, roughly 0.3 mile, from Tram Station 2 at the head of the South Boardwalk, and about 759 meters, roughly 0.5 mile, from the South Beach facility. The Sandbar is 764 meters away on the same map, and Tram Station 3 at the south beach facility is 734 meters away. North Beach is 2,072 meters, or a little under 1.3 miles, away, and Marker 36 is 2,112 meters. These are straight-line distances between map points, not walking routes.

What Does the Tram Reach?

The Foundation’s map places Tram Station 2 at the head of the South Boardwalk, next to the Sunset Cafe, the Sandbar, the South Beach Ice Cream Shop and a picnic pod. Tram Station 4 at The Commons is where member ID cards and guest passes are handled, and it is one of the member parking lots. The Commons sits about 670 meters from the middle of Chanteclair Maisonettes on the map.

What About Tennis and Pickleball?

The Foundation’s South Tennis Center is about 751 meters from the middle of Chanteclair Maisonettes on its map. The Foundation’s racquets page describes 18 Har-Tru courts across its two tennis locations and a newer racquets complex, now open, with 8 Har-Tru tennis courts and 20 outdoor pickleball courts, of which 3 tennis courts and 10 pickleball courts are designated for Pelican Bay members and their guests. Court access and fees are the Foundation’s to set, so confirm them before you plan a court time.

Is There a Gate?

We found no gate or guardhouse described for Chanteclair Maisonettes in the recorded Declaration or on the association’s public pages. The Foundation’s own position is that Pelican Bay is not gated at the community level. Ask the manager how guests and contractors are admitted before you assume a controlled entrance.

What Are the HOA and Condo Fees at Chanteclair Maisonettes?

Chanteclair Maisonettes does not publish its quarterly or monthly condominium fee where the public can read it, because the association’s budget, documents and frequently asked questions are behind a member sign-in. The one fee we can document is the Foundation’s $3,435 a year per unit for FY2027, which the Foundation bills to the association.

Section 6.5 of the recorded Bylaws leaves it to the board whether assessments are paid monthly or quarterly, and Section 6.3 puts reserves in the budget with the statutory waiver statement. Section 10 of the Declaration makes water and sewer a common expense, which matters because many Pelican Bay buyers expect a separate utility bill. The Foundation line is a share of the association’s bill, not an addition to it, so the unit’s real monthly cost is the association’s own budget plus the county line on the tax bill plus whatever the unit costs to insure and run.

What Does the Association’s Fee Cover?

The recorded Declaration, not a sales page, says what the fee pays for. Section 11.1 makes the association responsible for the exterior walls, exterior doors, wiring to each unit’s breaker panel, sewer lines to the unit entry, water lines to the cut-off valve and fire alarm systems, Section 8.1 has it maintain the carports, and Section 15 has it insure the buildings as originally installed. Section 10 adds water and sewer as common expenses. What it does not publish is the dollar amount, the reserve balance or the budget.

What Happens If an Owner Falls Behind?

Section 10.6 of the Declaration sets interest on late assessments after a 15-day grace period, and Section 10.7 lets the board accelerate the remaining installments. Florida’s Section 718.116 makes a buyer jointly liable with the seller for unpaid assessments, which is why the estoppel certificate matters. Section 10.11 requires the association to deliver one within 10 business days at a fee that does not exceed the statutory maximum.

How Do You Find the Real Number?

Ask the listing agent for the association’s current budget, the most recent estoppel certificate and any approved or proposed special assessment before you write an offer. Under Section 718.503 a buyer receives the document package and has 7 days, excluding weekends and legal holidays, to cancel after receiving it. We tell every Chanteclair Maisonettes buyer to treat the estoppel as the only number that counts.

Chanteclair Maisonettes’ Layered Fees: Association, Foundation and Services Division

Owning at Chanteclair Maisonettes means four layers of cost: the association’s own fee, the Foundation’s $3,435 share inside it, the county’s Pelican Bay Services Division line of $1,250.00 on the tax bill, and one-time Foundation charges at resale, including a $15,000 buyer cost on deeds recorded on or after October 1, 2026.

Data updated: October 2026 (Southwest Florida MLS, pulled October 7, 2026; Collier County Property Appraiser recorded sales through June 30, 2026)

The Foundation’s FY2027 Approved Budget Package sets the assessment at $3,435 per unit: $2,180 operating, $497 for the replacement reserve and $758 for bulk media, which is $858.75 a quarter. Because Chanteclair Maisonettes is a condominium, the Foundation bills the association and the association passes it through. The Pelican Bay Services Division line is $789.07 for operations and maintenance and $460.93 for capital and projects.

What Is the Resale Capital Assessment?

The Foundation’s FY2027 fee schedule raises the resale capital fee to $15,000, a buyer cost due at closing for deeds recorded on or after October 1, 2026, and it rises 3.5 percent a year from October 1, 2027, to $15,525. On a $555,000 sale that is 2.7 percent of the price, and for most Chanteclair Maisonettes buyers it is the largest closing cost after the price itself. A buyer who qualifies for the Foundation’s one-time exemption for current members moving between Pelican Bay properties pays a $1,000 exemption fee instead.

Who Pays the Foundation Estoppel Fee?

The seller. The Foundation’s estoppel certificate lists a $250 fee, with an optional $100 to expedite, as a seller cost. Florida’s statutory estoppel caps are $250 for the certificate, $100 to expedite and $150 where the unit has delinquent amounts, and the adjusted caps as we read the state’s current schedule are $299, $119 and $179. Ask the association which figure it charges and confirm it in writing.

What Does the Pelican Bay Services Division Line Cover?

Collier County’s Pelican Bay Municipal Services Taxing and Benefit Unit funds street lighting, water management, beach renourishment, ambient noise management, extraordinary law enforcement and beautification. It is a county district rather than a community development district, it is a flat $1,250.00 for FY 2027, and it appears on the property tax bill with the county’s other taxes, so a buyer’s lender will usually escrow it.

Who Pays Closing Costs in Collier County?

In Collier County the buyer customarily pays for the owner’s title insurance policy, and the seller pays Florida documentary stamps on the deed at $0.70 per $100 of price, which is $3,885 on a $555,000 sale. The seller also pays the Foundation estoppel fee, and the buyer pays the Foundation’s resale capital assessment and the association’s application charges. We lay out the full seller net sheet for every listing.

How Is the Tax Bill Different for a New Owner?

Collier County taxes the assessed value the Property Appraiser sets each January, and the homestead exemption under Section 196.031 and the assessment cap under Section 193.155 apply only to a primary residence. Nine of the 40 Chanteclair Maisonettes parcels carry a homestead exemption on the 2026 preliminary roll. A buyer’s first bill therefore follows the purchase price, not the seller’s capped value, so estimate at the price.

The Chanteclair Maisonettes Declaration, Bylaws and Rules, Section by Section

Chanteclair Maisonettes is governed by the Amended and Restated Declaration of Condominium recorded on May 14, 2019, with its Articles and Bylaws, the original 1989 Declaration and its amendments, and two amendments recorded in 2024. We read them at the Collier County Clerk; the association’s own copies are member-only, and where documents differ the recorded text controls.

The Clerk’s index lists the original Declaration recorded January 17, 1989, several amendments in 1989 and 1990, a 2001 declaration filing, a 2019 amendment to the Parcel D restrictions, and the 108-page Amended and Restated Declaration of May 14, 2019. We read the 2019 text, and we cite it by section so a buyer can find each rule.

How Does Chanteclair Maisonettes Vote and Own Its Common Elements?

The Declaration creates 40 units and 40 voting interests, and each unit holds a one-fortieth undivided share of the common elements. Section 5.1 draws unit boundaries at the unfinished inner surfaces of the perimeter walls and floors. The two 2024 amendments changed governance: the first, recorded March 19, 2024, added Section 14.7, and the second, recorded December 13, 2024, enlarged the board from three to five directors with staggered terms.

What Is Shared With the Chanteclair Manor Homes Next Door?

Section 9.7 of the Declaration refers to a Declaration of Easement recorded in Official Records Book 1342, Page 1681, with Chanteclair of Pelican Bay, the 19 manor homes next door, and assigns Chanteclair Maisonettes 40/59 of the shared paving and landscaping. A Declaration of Restrictions at Official Records Book 1344, Page 616 also applies. This is why the two neighborhoods share a street name and not a legal identity.

What Does the Association Control Before a Sale?

Section 14 requires the board’s prior written approval of any sale or gift. The buyer must give at least 30 days’ notice before closing with the contract and an application. The board has 20 days to decide, silence is approval, and approval is a Certificate of Approval in recordable form. Disapproval needs a majority of the entire board and a good-cause ground; without good cause, the association must name an approved cash buyer at the same price within 30 days, closing within 60 days.

What Does Section 14.7 Say About Owning More Than One Unit?

Section 14.7, added in 2024, bars any owner from holding more than two units, counting interests held through an entity or trust, by a lender, or by a spouse or cohabitant. Institutional mortgagees and the association after foreclosure are excepted. For an investor this caps a position at two of the 40 homes, and for a seller it shapes the pool of buyers.

What Are the Day-to-Day Rules?

Section 12 limits use to residential only and treats public lodging as a business use. Guests must be registered at least one week ahead, parent or child guests may stay up to 15 days four times a year and 60 days in total, and house guests one week twice a year for up to four persons. Section 12.6 bans signs, including For Sale signs, unless the rules allow them. Section 12.7 bars drying clothes, cooking and storing bicycles on balconies, Section 12.11 prohibits drones, and Section 12.12 prohibits smoking in common and limited common elements, including balconies. Vehicles must be four-wheel passenger vehicles under Section 12.8.

What Insurance Does the Declaration Require?

Section 15 has the association insure the buildings as originally installed, with a replacement cost appraisal at least every 36 months. The owner’s policy must meet Section 627.714, including $2,000 of loss assessment coverage. Ask for the master policy’s declarations page and the last appraisal date.

What Can a Buyer Request From the Association?

Florida Statute 718.111(12) gives owners the right to inspect official records, and Section 718.503 requires a seller to deliver the document package. The current budget, reserve study and board minutes are member-only on Chanteclair Maisonettes’ public site, so we do not describe what they contain. A buyer should request each one in writing before the inspection period ends.

Is Chanteclair Maisonettes a 55+ Community?

Chanteclair Maisonettes is not a 55+ community that we can document. The recorded Declaration sets no minimum age, Section 12.3 requires minors to be supervised, and we found no age restriction in any recorded document we read. Age-restricted status is a legal designation a community must record and meet, and these documents do not claim it.

Under the federal Housing for Older Persons Act, a community may limit occupancy to people 55 and older only when it meets the statute’s tests, and a recorded Declaration would have to say so. Chanteclair Maisonettes’ Declaration does not. The Section 14 approval process is the real screen on who moves in, and it turns on good-cause grounds rather than age.

Can Children Live at Chanteclair Maisonettes?

Yes, under Section 12.3 of the Declaration, which requires minors to be supervised and says nothing about excluding them. The zoned schools appear in the schools section below.

Can Family Members Stay for Long Periods?

Within limits. Section 12.2 allows parent or child guests up to 15 days four times a year and 60 days in total, and house guests one week twice a year. A stay beyond those limits is a use question the board decides, so ask the manager before inviting a relative for a season.

Can You Rent Out a Chanteclair Maisonettes Condominium?

Yes, but narrowly. The recorded Declaration allows written leases of an entire unit to a natural person for at least 60 consecutive days and no more than one year, up to three leases a calendar year, with the board’s approval, while the Pelican Bay Foundation separately caps leases at two a year. Chanteclair Maisonettes is not a short-term rental building.

Data updated: October 2026 (Southwest Florida MLS, pulled October 7, 2026; Collier County Property Appraiser recorded sales through June 30, 2026)

Section 13 of the Amended and Restated Declaration requires the owner to give the association 30 days’ notice before occupancy. The board then decides within 20 days, and silence is approval. Disapproval needs a majority of the entire board, an unapproved lease is void, and the lease fee may not exceed the legal maximum, with no fee for renewing with the same lessee. A lease has no renewal option, although the board may approve the same lease from year to year.

Does the Foundation’s Limit Change the Answer?

Possibly. A Foundation amendment to its declaration, recorded May 28, 2019, says that unless the neighborhood’s own covenants provide otherwise, no single-family dwelling unit may be leased more than two times per calendar year. The association’s Declaration allows three. We present both because we cannot tell from the public record which one the Foundation applies to Chanteclair Maisonettes, and in practice the stricter one governs. The documents control, so ask the manager and the Foundation in writing before you buy to rent.

What Does the Foundation Require for a Lease?

The Foundation’s 2027 Lease Application Packet asks for the application at least 30 days before occupancy, a $500 non-refundable processing fee, and the condominium association’s Approval of Tenants Form. The Foundation deactivates the owner’s member cards on the lease start date and reactivates them after the lease ends. The owner also loses the right to use recreation and parking under Section 13 of the Declaration while the unit is leased.

What Else Applies to a Tenant?

Under Section 12.4, lessees and guests may not keep pets. Under Section 12.8, only four-wheel passenger vehicles may be parked. Under Section 12.12, smoking is prohibited in common and limited common elements, including balconies. An owner who leases should hand the tenant the Rules before the lease starts.

What Does a Landlord Weigh Against the Market?

With two Southwest Florida MLS closings in the last 12 months at a $555,000 median, a median of 171 days on market and 92.7 percent of list, a buyer who plans to rent faces a thin resale market and a rental window of at most three leases a year. We run the numbers with each investor before they contract; the cap on ownership of two units in Section 14.7 also limits how large a position one buyer can build.

Pet Rules at Chanteclair Maisonettes

Chanteclair Maisonettes allows an owner one dog or cat, plus fish, with the board’s consent. Section 12.4 of the recorded Declaration bars lessees and guests from keeping pets, and a second dog or cat is outside the limit, so a buyer with two pets should read the Declaration before writing an offer.

What About Service Animals?

Section 12.4 governs pets, and federal fair housing law treats assistance animals separately. A buyer or tenant who relies on an assistance animal should raise it with the manager and the board in writing before signing, not after.

Yes. Section 12.4 requires the board’s consent for the pet. Ask the manager for the form and for the board’s current policy on breed and size, which we did not find in the recorded Declaration.

Can a Tenant Keep a Pet?

No. Lessees and guests may not keep pets under Section 12.4, and an owner who allows one risks a violation notice.

Milestone Inspections, Structural Reserve Studies and Florida Condo Law at Chanteclair Maisonettes

Florida requires milestone inspections of condominium buildings of three or more habitable stories at 30 years, or 25 years within the county’s saltwater rule, and every ten years after. Collier County’s January 2026 list has no Chanteclair or Chanteclair Maisonettes row, and the county’s unit numbering suggests two-level buildings, so we cannot show a milestone date for any building here.

Data updated: October 2026 (Southwest Florida MLS, pulled October 7, 2026; Collier County Property Appraiser recorded sales through June 30, 2026)

Section 553.899 of the Florida Statutes sets the milestone rule: an architect or engineer inspects the load-bearing elements and primary structural members, and the owner must act on what the report finds. Collier County’s Milestone Inspections page applies the shorter 25-year rule to buildings within three miles of saltwater. The county’s 20-page list was read in full for this page, and a fuzzy match returned only Monteclair at Audubon, a different building, so we report no Chanteclair row.

The county’s separate transition deadline for coastal buildings with certificates of occupancy from July 1, 1997 to December 31, 1999 fell due December 31, 2025. Chanteclair Maisonettes’ 1990 completion falls outside that window, so it does not by itself tell us when a milestone inspection would have been due.

What Does the County List Tell a Buyer?

It tells a buyer what is not there. Chanteclair Maisonettes has four buildings and 40 units, and the Property Appraiser’s roll numbers each unit with three digits, the first digit running 1 to 4 for the building and the second digit 1 or 2, which is consistent with two levels. That is our inference from the numbering, not a statement on the plans, and the story count is unconfirmed. If the buildings are two stories, the statute’s three-story threshold would not reach them. Ask the association for a written statement of the stories in each building.

What Is a Structural Integrity Reserve Study?

Section 718.112(2)(g) requires associations of buildings of three or more stories to complete a structural integrity reserve study and fund reserves for the items it lists, such as the roof, load-bearing walls, floor, foundation, plumbing, electrical systems, waterproofing and windows. The association must give a buyer the study or a statement that none was required. Chanteclair Maisonettes’ reserve documents are member-only, so we do not describe what they contain.

What Does the Buyer Get Under Section 718.503?

A buyer under contract for a resale condominium receives a package that includes the Declaration, Articles, Bylaws and rules, the current budget and financial statement, and any milestone inspection summary or reserve study that applies. The contract is voidable by the buyer within 7 days after receipt, excluding Saturdays, Sundays and legal holidays. A seller who assembles that file before listing starts that clock on day one.

What Is the 30/25-Year Rule in Section 553.899?

The statute requires a milestone inspection when a building reaches 30 years from its certificate of occupancy, or 25 years where the local government finds it within three miles of saltwater, and every ten years thereafter. A building that was completed in 1990 is now 36 years old, so the age is not the question; the three-story threshold is. That is why the stories answer matters more than the date.

Who Pays for Structural Work?

Under Section 11.1 of the Declaration the association maintains the exterior walls, exterior doors and fire alarm systems as a common expense, and under Section 5.1 the owner owns from the unfinished inner surfaces inward. A buyer should ask whether any special assessment for exterior or structural work has been approved or proposed, and should request the minutes in writing.

Hurricanes, Flood Zone and Insurance at Chanteclair Maisonettes

FEMA’s National Flood Hazard Layer, queried at four points inside Chanteclair Maisonettes on October 7, 2026, puts the neighborhood in Zone AE, a Special Flood Hazard Area, with a base flood elevation of 10 feet at three points and 11 feet at one, on FIRM panel 12021C0383J, effective February 8, 2024. Flood insurance and lender rules apply.

We queried the layer at one point near each of the four addresses, using coordinates from the U.S. Census Bureau geocoder, and recorded every response in the fetch log. Collier County’s own flood layer agrees. The neighborhood is in Evacuation Zone A and outside the Coastal High Hazard Area.

FEMA flags all four points as a coastal floodplain and a Special Flood Hazard Area. FEMA’s Map Service Center and the floodsmart.gov site let any owner repeat the lookup by address.

Is Collier County Changing the Flood Map?

Collier County is reviewing a preliminary flood map that FEMA released in March 2025, and the county announced on August 19, 2026 that a 90-day appeal period has begun, with a target of summer 2027 for the new map to take effect. The preliminary map is viewable at FEMA’s Map Service Center. We have not claimed any new zone for Chanteclair Maisonettes, and the effective map today is the February 8, 2024 panel above.

What Did Hurricane Ian Do Here?

Hurricane Ian struck Southwest Florida on September 28, 2022, and the National Hurricane Center’s report is the authoritative record. The association’s public news page records that its flag was restored after Ian in November 2022. The Foundation’s audited statements record significant damage to its facilities, about $16,400,000 in estimated costs and a $2,195 per residential unit assessment approved in August 2023. We do not claim any damage to Chanteclair Maisonettes’ buildings.

What Is the County’s Flood Insurance Rating?

Collier County’s Floodplain Management page states that Unincorporated Collier County is a Class 5 community in FEMA’s Community Rating System, which saves policyholders a combined $9.6 million in premiums a year. Pelican Bay sits in unincorporated Collier County, so the rating applies. A discount is not a quote, and a premium depends on the building, the elevation and the carrier.

Who Insures What at Chanteclair Maisonettes?

Section 15 of the Declaration has the association insure the buildings as originally installed and requires a replacement cost appraisal at least every 36 months, while an owner’s policy must carry the loss assessment coverage Section 627.714 requires. Owners insure their contents, interiors and improvements. Ask for the master policy’s declarations page before an offer.

What Must a Seller Disclose About Flooding?

Section 689.302 of the Florida Statutes requires a seller of residential property to deliver a flood disclosure at or before the time the sales contract is executed, covering knowledge of flood damage, flood insurance claims and federal flood assistance. A seller who knows of water intrusion should say so in writing. We prepare that form with every seller before the first showing.

What About Wind and Shutters?

Section 11.11 of the Declaration says the board cannot refuse conforming hurricane shutters, and Florida’s Office of Insurance Regulation publishes wind mitigation resources explaining the credits an insurer may apply. Ask the association for the roof’s age and the last exterior painting date before you price an insurance quote.

Which Schools Serve Chanteclair Maisonettes?

Pelican Bay addresses, including Chanteclair Maisonettes, are zoned to Sea Gate Elementary at 650 Seagate Dr, Pine Ridge Middle and Barron Collier High in Collier County Public Schools. Each earned an A in every year from 2021 to 2025 in the district’s 2024 to 2025 school and district grades report. Zoning can change, so confirm by address.

Collier County Public Schools publishes an address lookup that returns the zoned school for any street address, and we tell buyers to run 5895, 5897, 5898 or 5899 Chanteclair Dr through it before relying on this page.

How Far Are the Zoned Schools?

Driving from the middle of Chanteclair Maisonettes, we computed free-flow times with an open-source routing engine on October 7, 2026: Sea Gate Elementary is 1.1 miles and about 3 minutes, Pine Ridge Middle 2.1 miles and about 5 minutes, and Barron Collier High 3.8 miles and about 9 minutes. District transportation rules decide bus eligibility, so ask the district.

What About Private Schools?

We do not rank private schools, and no private school is part of Chanteclair Maisonettes’ zoning. Choose the campus first, visit it and ask about enrollment, then measure the drive from the unit.

County Permits and Recorded Work at Chanteclair Maisonettes

Chanteclair Maisonettes owners deal with three layers: the association’s written approval, the Foundation’s design review for exterior work under its covenants, and Collier County building permits through CityView. The Clerk’s official records show four recorded notices of commencement for the pool and spa at 5905 Chanteclair Dr.

We did not pull a permit-by-permit history for individual units and we do not assert one. Collier County’s CityView portal can be searched by address, and the Clerk of the Circuit Court’s official records hold recorded notices of commencement. A buyer’s inspector should check both for the specific unit.

What Does the Recorded Record Show?

Four notices are legible. A March 25, 2010 notice recorded at Official Records Book 4549, Page 2123 covers roofing the pool building. A December 7, 2021 notice at Book 6052, Page 2121 covers renovating the existing spa. Two notices recorded September 18, 2026 at Book 6630, Pages 2831 and 2832 cover resurfacing the pool. A fifth notice from 2000 is illegible, and we skip it.

What Needs Approval Before Work Starts?

Association approval comes first for structural or material alterations and anything that changes the exterior appearance under Section 11.5, hard flooring under Section 11.3(C), and hurricane protection under Section 11.11. Collier County’s permit then applies to windows, doors, electrical, plumbing and mechanical work. A contractor who starts before both approvals can leave an owner with an unpermitted improvement at the next sale.

How Does the Foundation Fit In?

The Foundation publishes a design review and covenants application for exterior changes within its jurisdiction. For a condominium unit the association is the first call.

What Is Being Built Near Chanteclair Maisonettes?

Near Chanteclair Maisonettes, the neighbors are other residential neighborhoods: Chanteclair, Glenview and Grosvenor touch its boundary on the Foundation’s map, and Glencove is 16 meters away. Collier County plans to widen Vanderbilt Beach Road, and Naples Grande’s water park proposal is the community’s largest zoning dispute.

The Foundation’s map shows the Chanteclair Maisonettes polygon touching three neighborhoods. Chanteclair at Pelican Bay is 19 manor homes; Glenview at Pelican Bay is an equity co-op life-care residence rather than a condominium; and Grosvenor at Pelican Bay is a 19-story high-rise completed in 1983. Glencove at Pelican Bay, a 96-unit garden condominium built in 1987, is 16 meters from the boundary.

What Is Happening on Vanderbilt Beach Road?

Collier County plans to widen Vanderbilt Beach Road from four to six lanes for about 1.8 miles, from just east of U.S. 41 to about Fontana Del Sol Way, with improved intersections at Strada Place, the Mercato entrance and Goodlette-Frank Road. The road is on the community’s northern edge, several miles from Chanteclair Maisonettes. Press reporting put the start in summer 2026; check the county’s project page.

What About the Naples Grande Water Park?

Naples Grande Beach Resort’s owners proposed a 3.3-acre water park on the resort’s eastern edge. Press reports say the county’s zoning director issued an interpretation in March 2026 that the use is permissible without a PUD amendment, and that the Pelican Bay Foundation filed an administrative appeal on April 17, 2026. We found no published hearing date, and we did not measure the distance from Chanteclair Maisonettes.

Is Artis-Naples Close?

Yes. Artis-Naples, at 5833 Pelican Bay Blvd, is 0.6 miles and about 2 minutes by road from the middle of Chanteclair Maisonettes on our October 7, 2026 routing. The association’s public site also says the neighborhood is within walking distance of the Naples Philharmonic and Waterside Shops, at 5415 Tamiami Trail N.

Daily Logistics at Chanteclair Maisonettes

Daily logistics at Chanteclair Maisonettes are short hops: Artis-Naples is 0.6 miles away, Sea Gate Elementary 1.1 miles, Publix at The Marketplace 3.2 miles and NCH North Naples Hospital 5.9 miles by road. Water and sewer are common expenses under the Declaration, and the Foundation’s $758 bulk media charge sits inside the association’s bill.

The association’s owner portal runs through its management company’s online system, and its public documents, frequently asked questions and history pages are member sign-in only. The Foundation’s bulk media charge, $758 in the FY2027 assessment, is how the community pays for its media contract; ask the association what a unit still pays a provider directly for service tiers.

How Do Foundation Cards and Guest Passes Work?

The Foundation issues member ID cards and guest passes at Tram Station 4 at The Commons, according to its community map, and it issues Realtor Guest Cards for showings through its realtor page. It deactivates an owner’s cards during a lease and reactivates them after the lease ends, and it charges the seller $500 if member cards are not returned at closing.

How Do Guests Work?

Section 12.2 of the Declaration requires guests to be registered at least one week ahead. Parent or child guests may stay up to 15 days four times a year and 60 days in total, and house guests one week twice a year for up to four persons. A longer stay needs the board.

Where Is the Nearest Hospital?

NCH North Naples Hospital is about 5.9 miles and 11 minutes from Chanteclair Maisonettes on our routing. The Naples Municipal Airport is about 7.2 miles and 14 minutes away, and Southwest Florida International Airport in Fort Myers is about 27.9 miles and 39 minutes in free-flow conditions; season traffic on U.S. 41 and I-75 adds time.

How Does Chanteclair Maisonettes Compare With Avalon, Laurel Oaks and the Rest of Pelican Bay’s Condominiums?

Among Pelican Bay’s condominium neighborhoods, Chanteclair Maisonettes is the smallest in the benchmark table at 40 units and sits in the lower price band by 12-month median, at $555,000 on the roster’s September 30 window against $590,000 at Avalon and $777,500 at Barrington Club. Its sample of 2 closings is small.

Data updated: October 2026 (Southwest Florida MLS, pulled October 7, 2026; Collier County Property Appraiser recorded sales through June 30, 2026)

The table uses the roster we built from county plats, Sunbiz records and the Southwest Florida MLS, with 12-month MLS closings counted over the window ending September 30, 2026. Any row with fewer than ten closings is a small sample, and the sales in a row of one or two are individual homes, not a market. The October 7 pull used everywhere else on this page gives 2 closings and a $555,000 median for Chanteclair Maisonettes, the same as the roster.

How Does Chanteclair Maisonettes Compare With Avalon?

Avalon at Pelican Bay is the larger neighbor in price band: 174 garden condominiums built 1992 to 1994, with 10 closings in the last 12 months at a $589,500 median and 25 median days on market, against Chanteclair Maisonettes’ 2 closings, $555,000 and 171 days. The full side-by-side is in the next section.

How Does Chanteclair Maisonettes Compare With Laurel Oaks and Serendipity?

Laurel Oaks at Pelican Bay is the closest in build year, 160 garden condominiums completed in 1990 and 1991 on Tanbark Dr, with 11 roster closings at a $645,000 median. Serendipity at Pelican Bay has 66 units built 1985 to 1990, and recorded 6 closings at $690,000. Both have more recent sales than Chanteclair Maisonettes to price against.

How Does Chanteclair Maisonettes Compare With Willow Brook and Barrington Club?

Willow Brook at Pelican Bay has 112 garden condominiums in 14 low-rise buildings, built in 1988, with 4 closings at $712,500. Barrington Club at Pelican Bay has 89 garden condominiums in about 23 low-rise buildings built 1992 to 2000, with 8 closings at $777,500, the highest median in the table.

Where Do Sanctuary and Glencove Fit?

Sanctuary at Pelican Bay has 72 units in 5 buildings built 1982 to 1984 and recorded 2 closings at $757,500. Glencove at Pelican Bay is the closest neighbor, 96 garden condominiums built in 1987 and 16 meters from Chanteclair Maisonettes on the Foundation’s map, with 1 closing at $735,000. Neither has enough sales to price from, and both are small samples.

Chanteclair Maisonettes vs Avalon: Which Pelican Bay Condominium Fits You?

Avalon suits a buyer who wants a larger, more liquid garden condominium neighborhood with five plans and its own amenities; Chanteclair Maisonettes suits one who wants a 40-unit enclave of four buildings. Avalon recorded 10 closings in 12 months at $589,500 and Chanteclair Maisonettes 2 (a small sample) at $555,000.

Chanteclair Maisonettes at Pelican Bay is this page: a 40-unit condominium of four buildings on Chanteclair Dr, built in 1990, in the southern part of Pelican Bay, and not Chanteclair at Pelican Bay, the 19 manor homes next door. What Sold at Chanteclair Maisonettes?

Chanteclair Maisonettes has fewer than ten closings in every window, so we list the sales rather than lean on a median. The five closings in 60 months were all 1,361 square foot, two-bedroom-plus-den, two-bath homes, at $990,000 on April 4, 2023, $770,000 on May 15, 2023, $720,000 on May 13, 2024, $560,000 on May 11, 2026 and $550,000 on August 26, 2026. The 60-month median was $720,000 (n=5, small sample), with a $529 median per square foot, 124 median days on market and a 93.5 percent median sale-to-list.

Which Fits You?

Choose Avalon if you want a choice of five plans, a neighborhood of 174 homes with its own pools and enough recent sales to compare. Choose Chanteclair Maisonettes if you want a smaller 40-unit enclave a short tram ride from the South Boardwalk and can accept that recent sales are few, the one active listing has sat 317 days, and the association’s budget and documents have to be requested and read.

Honest Pros and Cons of Owning at Chanteclair Maisonettes

Owning at Chanteclair Maisonettes gives a buyer a Pelican Bay address, Foundation amenities and a 40-unit enclave at a lower median price than most of the community. The costs are a thin resale market, a $15,000 Foundation charge to the buyer at resale, a board approval before every deed and lease, and a one-pet limit.

Data updated: October 2026 (Southwest Florida MLS, pulled October 7, 2026; Collier County Property Appraiser recorded sales through June 30, 2026)

What Are the Pros?

  • Price band: a $555,000 12-month median, below Avalon at $589,500 and Laurel Oaks at $652,500 (Chanteclair Maisonettes is a small sample).
  • Location: about 457 meters from Tram Station 2 and 759 meters from the South Beach facility on the Foundation’s map, and 0.6 miles from Artis-Naples.
  • Scale: 40 units in four buildings, with one set of recorded documents and a 40-owner vote.
  • Included conveniences: a numbered carport space and storage locker for each unit, plus the neighborhood pool and spa at 5905 Chanteclair Dr.
  • Predictable buyers: the Declaration’s approval process gives a seller a written Certificate of Approval in recordable form.

What Are the Cons?

  • Thin market: 2 closings in 12 months, 171 median days on market and 6.0 months of supply, all small samples.
  • Falling prices on the same plan: from $990,000 in April 2023 to $550,000 in August 2026, down 44.4 percent.
  • Resale charge: the $15,000 Foundation resale capital assessment, paid by the buyer, rising to $15,525 from October 1, 2027.
  • Rentals: three leases a year under the Declaration, two under the Foundation’s amendment, and the stricter governs in practice.
  • Pets: one dog or cat, with board consent, and none for tenants or guests.
  • Unpublished fee: the association’s fee is not public, so the real cost appears only in the estoppel and the budget.

What Should a Buyer Verify Before Contracting?

Check the rules against how you plan to use the home. Section 13 limits leasing and Section 14 puts a board approval between contract and deed, so do not set a closing date until the approval path is clear. Request the budget, the estoppel and the reserve documents before the seven-day window under Section 718.503 closes, and ask the association for the story count of each building.

Recent Chanteclair Maisonettes sold-listing stats (last 12 months, October 7, 2025 to October 7, 2026, Southwest Florida MLS): 2 resales (n=2, a small sample), $1,110,000 in total volume, a $555,000 median price, 171 median days on market and a 92.7 percent median sale-to-list ratio. In the last 12 months Chanteclair Maisonettes has seen 2 resales; we do not publish a count of how many we represented, because the MLS pull records closings, not our listings, and we will tell you exactly what we have and have not closed in the building when you call.

What makes selling at Chanteclair Maisonettes different from selling a generic Naples condominium is that the sale needs the board’s written approval and leaves a recorded certificate. Section 14 of the Declaration requires your buyer to give the association at least 30 days’ notice before closing with the contract and an application, the board has 20 days to decide, and silence is approval. Section 12.6 bars signs, including For Sale signs, unless the rules allow them. Section 13 caps leasing and Section 14.7 limits any owner to two units, which narrows the investor buyer pool. And the Pelican Bay Foundation’s FY2027 fee schedule charges your buyer a $15,000 resale capital assessment for deeds recorded on or after October 1, 2026, a cost your buyer weighs against your price, while you pay the $250 Foundation estoppel fee.

How Do I Sell My Condo at Chanteclair Maisonettes?

Start by requesting the association’s current document package and estoppel certificate, then list at a price set against your plan’s recorded sales. Once a contract is signed, the buyer submits the association’s application with at least 30 days’ notice, and the board has 20 days to decide under Section 14 of the Declaration.

How Long Does Chanteclair Maisonettes Take to Approve a Buyer?

The board decides within 20 days of a complete application under Section 14 of the Declaration, and silence is approval. The buyer must give at least 30 days’ notice before closing, so a late application can push a closing past its contract date.

What Does the Seller Pay at Closing?

In Collier County the seller pays Florida documentary stamps on the deed at $0.70 per $100 of price, $3,885 on a $555,000 sale, plus the Foundation’s $250 estoppel fee and the association’s estoppel fee. The buyer customarily pays the owner’s title insurance policy and the $15,000 Foundation resale capital assessment.

Can I Put a For Sale Sign in My Window?

No sign is allowed unless the association’s rules provide for one. Section 12.6 of the Declaration bars signs anywhere, including For Sale signs, so ask the manager what the rules currently allow before you schedule an open house.

Can an Investor Buy My Chanteclair Maisonettes Condominium?

An investor can buy, but cannot rent it freely. Section 13 of the Declaration allows leases of at least 60 days and no more than a year, up to three a calendar year, with the board’s approval, the Foundation caps leases at two a year, and Section 14.7 limits any owner to two units.

What Documents Must I Give a Chanteclair Maisonettes Buyer?

Section 718.503 of the Florida Statutes requires a seller to give the buyer the Declaration, Articles, Bylaws, rules, the current budget and financial statement and, where they apply, the milestone inspection summary and structural integrity reserve study. The buyer may cancel within seven days after receipt, excluding weekends and legal holidays, so assembling the file before listing helps.

Frequently Asked Questions: Chanteclair Maisonettes Buyer Edition

These are the questions buyers ask most about Chanteclair Maisonettes at Pelican Bay, the 40-unit garden condominium neighborhood on Chanteclair Dr in Naples, answered from the recorded condominium documents, the Pelican Bay Foundation’s published documents, Collier County’s records, FEMA’s map and the Southwest Florida MLS, with the source of each figure named.

What is Chanteclair Maisonettes at Pelican Bay?

Chanteclair Maisonettes at Pelican Bay is a garden condominium neighborhood of 40 residences in four buildings, completed in 1990 at 5895, 5897, 5898 and 5899 Chanteclair Dr inside Pelican Bay in Naples, Florida. It is governed by Chanteclair Maisonettes of Pelican Bay Condominium Association, Inc., an active Florida nonprofit corporation.

Where is Chanteclair Maisonettes, and what are the addresses?

Chanteclair Maisonettes is in the southern part of Pelican Bay at 5895, 5897, 5898 and 5899 Chanteclair Dr, Naples, FL 34108. The neighborhood pool is at 5905 Chanteclair Dr. The county roll puts 16 units at 5895, 12 at 5899, 8 at 5897 and 4 at 5898.

Is Chanteclair Maisonettes the same as Chanteclair at Pelican Bay?

No. Chanteclair at Pelican Bay is a separate neighborhood of 19 manor homes at 5900 to 5949 Chanteclair Dr, next door, with its own homeowners association. Chanteclair Maisonettes is a 40-unit condominium. They share a street and a recorded easement, and Chanteclair Maisonettes pays 40/59 of the shared paving and landscaping under Section 9.7.

How many units and buildings are there?

There are 40 units in four buildings. The county roll gives 12 homes of 1,361 square feet and 28 homes of 1,506 square feet. Each unit holds one vote and a one-fortieth undivided share of the common elements under the recorded Declaration, and the roll puts 16 units at 5895, 12 at 5899, 8 at 5897 and 4 at 5898.

When was Chanteclair Maisonettes built?

The Pelican Bay Foundation’s community map says all units were built in 1990, and the Property Appraiser’s roll agrees. The Declaration was first recorded in January 1989, and the county’s recorded-sales file shows sales in 1989, so a few units may have closed before the roll’s 1990 year.

What are the floor plans and sizes?

The county roll shows two living-area sizes, 1,361 and 1,506 square feet. The five MLS sales in the last 60 months were all 1,361 square foot, two-bedroom-plus-den, two-bath homes. The county does not publish the plans, so ask the association for the recorded plan sheets, which are in Condominium Book 32.

What have Chanteclair Maisonettes homes sold for recently?

In the last 12 months, 2 homes closed in the Southwest Florida MLS at $550,000 and $560,000, a $555,000 median. Over 60 months there were 5 closings, from $550,000 to $990,000, with a $720,000 median. All were 1,361 square foot homes, and the sample is small.

How long do Chanteclair Maisonettes homes take to sell?

The two sales in the last 12 months took 153 and 188 days, a median of 171 days, and closed at 92.7 percent of the final list price. The 60-month median is 124 days. One home is active on October 7, 2026 at $795,000 and has been listed for 317 days.

Are Chanteclair Maisonettes prices falling?

On the same plan, yes. A 1,361 square foot home sold for $990,000 on April 4, 2023 and $550,000 on August 26, 2026, a fall of 44.4 percent, and the May 2024 sale at $720,000 to May 2026 at $560,000 is down 22.2 percent. With five sales, treat this as a record of individual homes, not a forecast.

What is the HOA fee at Chanteclair Maisonettes?

The association does not publish its fee publicly, because its budget and documents are member-only. The Foundation’s FY2027 assessment of $3,435 per unit, $858.75 a quarter, is billed to the association and passed through. Ask for the budget and the estoppel certificate, which states the current assessment.

What does the Pelican Bay Foundation charge?

For FY2027 the Foundation’s assessment is $3,435 per unit a year: $2,180 operating, $497 for the replacement reserve and $758 for bulk media. Because Chanteclair Maisonettes is a condominium, the Foundation bills the association rather than the owner. The Foundation’s separate charges at resale are listed in the layered fees section above.

What is the $15,000 resale capital assessment?

It is a Foundation charge paid by the buyer at closing on deeds recorded on or after October 1, 2026, and it rises 3.5 percent a year from October 1, 2027, to $15,525. A buyer who qualifies for the Foundation’s one-time exemption for current members moving between Pelican Bay properties pays a $1,000 exemption fee instead.

What is the Pelican Bay Services Division charge?

It is a Collier County assessment on the property tax bill that funds street lighting, water management, beach renourishment, ambient noise management, extraordinary law enforcement and beautification. For FY 2027 it is $1,250.00 a year, $789.07 for operations and maintenance and $460.93 for capital and projects, about $104.17 a month.

Does the association have to approve a buyer?

Yes. Section 14 of the recorded Declaration requires the board’s prior written approval of any sale or gift. The buyer must give at least 30 days’ notice before closing with the contract and an application. The board has 20 days, silence is approval, and approval is issued as a Certificate of Approval in recordable form.

What if the association disapproves a buyer?

Disapproval needs a majority of the entire board and a good-cause ground, such as a felony, financial irresponsibility or a sale closed without approval. Without good cause, Section 14 requires the association to name an approved cash purchaser at the same price within 30 days, closing within 60 days. An unapproved transfer is void under Section 14.5.

Can I rent out my Chanteclair Maisonettes condominium?

Yes, within limits. Section 13 allows written leases of the entire unit to a natural person for at least 60 consecutive days and no more than one year, up to three leases per calendar year, with the board’s approval. A tenant may not keep a pet, and the owner cannot use recreation or parking during the lease.

Does the Foundation limit leases too?

A 2019 Foundation amendment says that unless the neighborhood’s covenants provide otherwise, no single-family dwelling unit may be leased more than two times per calendar year. The association allows three, so the stricter limit governs in practice. The Foundation also charges $500 per lease and deactivates the owner’s cards during the lease.

Are pets allowed at Chanteclair Maisonettes?

One dog or cat, plus fish, with the board’s consent under Section 12.4. Lessees and guests may not keep pets. Ask the manager for the pet form and for any size or breed policy, because the board’s current rules may be more specific than the Declaration.

Is Chanteclair Maisonettes a 55+ community?

Not that we can document. The recorded Declaration sets no minimum age and Section 12.3 requires minors to be supervised, which assumes minors may live there. The board’s approval of every buyer under Section 14 is the screen, and it turns on stated good-cause grounds, not age.

Can I buy more than one unit?

Only two. Section 14.7, added by a certificate recorded March 19, 2024, bars any owner from holding more than two units, counting interests held through an entity or trust, by a lender, or by a spouse or cohabitant. Institutional mortgagees and the association after foreclosure are excepted.

What flood zone is Chanteclair Maisonettes in?

FEMA’s National Flood Hazard Layer puts the four addresses in Zone AE, a Special Flood Hazard Area, with a base flood elevation of 10 feet at 5895, 5897 and 5899 and 11 feet at 5898, on FIRM panel 12021C0383J, effective February 8, 2024. The neighborhood is in Evacuation Zone A, outside the Coastal High Hazard Area.

Is the flood map changing?

Collier County is reviewing a preliminary FEMA map released in March 2025. The county announced a 90-day appeal period starting August 19, 2026, with a target of summer 2027 for the new map to take effect. We do not claim a new zone for Chanteclair Maisonettes, and the effective map today is the February 8, 2024 panel.

Does Chanteclair Maisonettes need a milestone inspection?

Section 553.899 requires milestone inspections of condominium buildings of three or more habitable stories. Collier County’s January 2026 list has no Chanteclair Maisonettes row, and the Property Appraiser’s unit numbering suggests two levels, which is our inference. Ask the association for a written statement of each building’s stories and any inspection record.

What documents does a buyer receive?

Section 718.503 requires the seller to deliver the Declaration, Articles, Bylaws, rules, current budget and financial statement, and any milestone summary and reserve study that applies. The buyer may cancel within 7 days after receipt, excluding Saturdays, Sundays and legal holidays. Request the minutes and the estoppel too.

Who insures what?

Section 15 has the association insure the buildings as originally installed, with a replacement cost appraisal at least every 36 months. Each owner needs a policy that covers interiors, contents and the $2,000 minimum loss assessment coverage Section 627.714 requires. Flood coverage is a separate policy, and lenders in Zone AE will usually require one.

Which schools serve Chanteclair Maisonettes?

Pelican Bay addresses are zoned to Sea Gate Elementary, Pine Ridge Middle and Barron Collier High, each rated A in every year from 2021 to 2025 in the district’s 2024 to 2025 grades report. Zoning can change, so confirm 5895, 5897, 5898 or 5899 Chanteclair Dr with the district’s zone lookup.

How far is the beach?

On the Foundation’s map the middle of Chanteclair Maisonettes is about 759 meters, roughly half a mile, from the South Beach facility and 457 meters from Tram Station 2 at the head of the South Boardwalk. North Beach is about 2,072 meters away. These are straight-line distances, not walking routes.

What amenities come with the neighborhood?

Recorded notices of commencement show a neighborhood pool, spa and pool building at 5905 Chanteclair Dr, and each unit has a numbered carport space and storage locker under Section 8.1. Foundation membership adds the beaches, tram, tennis and fitness center. We found no clubhouse or gate in the recorded documents.

Is there a gate?

We found no gate or guardhouse described in the recorded Declaration or on the association’s public pages, and the Foundation says Pelican Bay is not gated at the community level. Ask the manager how guests and contractors are admitted.

Can I renovate or replace flooring?

Section 11.5 requires board approval for structural or material alterations and exterior changes. Section 11.3(C) requires board approval and sound-absorbent underlayment before hard flooring replaces carpet, and Section 11.3(D) limits window coverings to a white face as seen from outside. The board has 30 days to answer a complete request under Section 11.12.

Can I install hurricane shutters?

Yes. Section 11.11 says the board cannot refuse conforming hurricane shutters, and Section 11.12 gives the board 30 days to answer a request, extendable by 30. Ask the association for the approved specification before you order.

What parking comes with a unit?

Each unit has one numbered carport space under Section 8.1, maintained by the association as a common expense. Section 12.8 limits vehicles to four-wheel passenger vehicles, so confirm the rule for guests and second cars with the manager.

Who pays for title insurance and closing costs?

In Collier County the buyer customarily pays for the owner’s title insurance policy and the Foundation’s $15,000 resale capital assessment, while the seller pays Florida documentary stamps on the deed at $0.70 per $100 and the Foundation estoppel fee. We give every buyer a closing cost estimate before an offer.

Will the seller disclose flooding?

Section 689.302 requires a seller to deliver a flood disclosure at or before the time the sales contract is executed. It covers the seller’s knowledge of flood damage, flood insurance claims and federal flood assistance. Read it with the FEMA zone above and with any elevation certificate the seller has.

How do I see a Chanteclair Maisonettes home?

Call Marc at (239) 287-5873 or read how we represent buyers in Southwest Florida. Showings go through the listing agent, and the Foundation offers Realtor Guest Cards for showings through its realtor page.

What should I ask before I make an offer?

Ask for the budget, the estoppel certificate, the minutes, the reserve documents, the story count of the building, any special assessment approved or proposed, the status of the pool resurfacing recorded in September 2026, and the board’s pet and lease forms. Then compare the unit’s plan with the recorded sales on that plan.

Frequently Asked Questions: Chanteclair Maisonettes Seller Edition

These are the questions Chanteclair Maisonettes owners ask most before selling at Pelican Bay, answered from the recorded Declaration, the Pelican Bay Foundation’s published fee schedule, Florida statutes and the Southwest Florida MLS pulled October 7, 2026, with every dollar figure tied to its source.

How much is my Chanteclair Maisonettes condominium worth?

It depends on your plan, floor, condition and view, and the best evidence is the sales on your own plan. The five closings in 60 months were all 1,361 square foot homes, from $550,000 to $990,000. The county roll’s 2026 just value is $544,400 to $579,400 for that plan and $602,400 to $647,400 for the 1,506 plan.

What is the median price at Chanteclair Maisonettes?

The 12-month median is $555,000 on two closings, $550,000 and $560,000. The 36-month median is $560,000 on three, and the 60-month median is $720,000 on five. Every window is a small sample, so we price from the individual sales rather than from a median.

How long does it take to sell?

The last two sales took 153 and 188 days, a median of 171 days, and the 60-month median is 124 days. One active listing has been on the market 317 days. At 6.0 months of supply on October 7, 2026, a seller should plan for months, not weeks.

What price per square foot should I expect?

The 12-month median is $408 per square foot and the 60-month median is $529, both on 1,361 square foot homes. The $795,000 active listing works out to about $483 per square foot on its reported 1,646 square feet, which is larger than any county-roll size in the building, so check how that number was measured.

Has any 1,506 square foot home sold recently?

Not in the Southwest Florida MLS window we pulled. All five closings in 60 months were the 1,361 square foot plan. The county roll lists 28 homes of 1,506 square feet, so a larger-plan seller has no recent sale on the same plan to cite and should expect the pricing conversation to rest on the roll and adjustments.

Should I price near the $795,000 active listing?

We would not price from an active listing that has sat 317 days. Asking prices show what a seller hopes for; the two 2026 closings at $550,000 and $560,000 show what buyers paid. A price between them and the long-listed ask needs a reason, such as a plan, condition or view that buyers can see.

Do I need the association’s approval to sell?

Your buyer does. Section 14 of the recorded Declaration requires the board’s prior written approval of a sale or gift, on at least 30 days’ notice before closing with the contract and an application. The board has 20 days, silence is approval, and the association issues a Certificate of Approval in recordable form.

What can the board refuse?

The board can disapprove only by a majority of the entire board and for a good-cause ground that Section 14 lists, such as a felony, financial irresponsibility or a prior unapproved sale. Without good cause, the association must name an approved cash purchaser at the same price within 30 days, closing within 60 days.

Who pays the $15,000 resale capital assessment?

The buyer. The Foundation’s FY2027 fee schedule lists the resale capital assessment as a buyer cost on deeds recorded on or after October 1, 2026, rising 3.5 percent a year from October 1, 2027, to $15,525. It does not come out of your proceeds, but your buyer weighs it against your price.

What do I pay at closing?

You pay Florida documentary stamps on the deed at $0.70 per $100 of price, $3,885 on a $555,000 sale, the Foundation’s $250 estoppel fee, the association’s estoppel fee, any unpaid assessments, brokerage compensation and your mortgage payoff. The buyer customarily pays the owner’s title policy. We provide a net sheet before you list.

How much is the Foundation estoppel certificate?

The Foundation’s estoppel certificate lists $250 as a seller cost, with an optional $100 to expedite. Florida’s statutory caps are $250, $100 and $150 for the certificate, expedited delivery and a unit with delinquent amounts. The association’s own estoppel is a separate document with its own fee.

What are Florida’s adjusted estoppel caps?

As we read the state’s current adjusted caps, they are $299 for the certificate, $119 to expedite and $179 where the unit has delinquent amounts. Section 718.116 and the state’s published adjustments govern, so confirm the figure the association charges in writing.

How fast must the association deliver an estoppel?

Section 10.11 of the Declaration and Section 718.116 require delivery within 10 business days of a request, at a fee that does not exceed the statutory maximum. Order it as soon as you list, because a stale certificate delays closing and an unpaid assessment on it is the buyer’s joint liability.

What documents must I give a buyer?

Section 718.503 requires a resale seller to give the buyer the Declaration, Articles, Bylaws, rules, the current budget and financial statement and, where they apply, a milestone inspection summary and a reserve study. The buyer may cancel within 7 days after receipt, excluding weekends and legal holidays. Assemble the file before listing.

What must I disclose about flooding?

Section 689.302 requires a flood disclosure at or before the time the sales contract is executed, covering your knowledge of flood damage, flood insurance claims and federal flood assistance. The four addresses are in FEMA Zone AE on the effective February 8, 2024 map. We prepare the form before the first showing.

Is the new FEMA map a problem for my sale?

It is a preliminary map under county review, with a 90-day appeal period that began August 19, 2026 and a target of summer 2027 to take effect. We do not claim a new zone for any Chanteclair Maisonettes building. A buyer’s insurance agent will ask for the current map, so have your elevation information ready.

Can I put a For Sale sign up?

No sign is allowed unless the rules provide for one. Section 12.6 of the Declaration bars signs anywhere, including For Sale signs. Ask the manager what the current rules allow for open houses, and plan to market through the MLS and online instead.

Can I sell to an investor?

Yes, within the Declaration’s limits. An investor must get the board’s approval to buy and the board’s approval of any lease, with a minimum of 60 days and up to three leases a calendar year, and the Foundation caps leases at two. Section 14.7 limits one buyer to two units in total.

Can I sell with a tenant in place?

Yes, but the buyer needs both the sale approval and either the existing lease’s continuation or a new approved lease. An unapproved lease is void under Section 13, the Foundation deactivates cards during a lease, and the tenant has no pet rights. Give the buyer the lease, the approval and the Foundation lease packet.

Can I sell to someone who already owns two units?

No, not if it would give the buyer more than two. Section 14.7, added in 2024, bars any owner from holding more than two units, counting interests held through an entity or trust, by a lender, or by a spouse or cohabitant. The board must refuse an approval that would break the cap.

Can I give my unit to a family member?

A gift needs the board’s approval too. Section 14 covers a sale or a gift, with the same 30 days’ notice and 20-day decision period, and a family member who will not live in it must also satisfy Section 13 to lease. Talk to a Florida attorney about tax, documentary stamp and homestead effects.

What if my buyer is an entity or trust?

Section 14 requires an entity or co-owner buyer to name a Primary Occupant, and allows at most one change of Primary Occupant every 12 months. Section 14.7 counts entity and trust interests toward the two-unit cap, so the board will want the ownership chain.

Do foreign owners have extra steps when selling?

A foreign seller faces federal withholding on the sale price under the FIRPTA rules unless an exemption or a reduced withholding certificate applies. The county roll shows two Canadian mailing addresses among the 40 parcels. Talk to a closing attorney or tax adviser early, because the certificate can take weeks.

Should I wait for the market to improve?

We cannot forecast it, and the record does not support a promise. The same plan fell from $990,000 in April 2023 to $550,000 in August 2026, and the building shows 6.0 months of supply. Carrying costs, including the Foundation’s rising assessment, matter to the answer. We run the hold-versus-sell numbers with you.

What repairs help before I list?

Buyers weigh condition heavily when sales are slow. Check the air conditioning, water heater and shower pans, which Section 11 makes the owner’s responsibility, then paint, flooring and fixtures. Any hard flooring change needs board approval and underlayment under Section 11.3(C), so seek that approval before you start, not after.

Do I have to disclose the pool resurfacing?

You must answer any question about special assessments truthfully, and the estoppel certificate lists what is owed. Two notices of commencement for pool resurfacing at 5905 Chanteclair Dr were recorded September 18, 2026. Ask the association whether a special assessment was levied, and put the answer in the buyer’s file.

What happens if I owe assessments at closing?

They are paid from your proceeds. Section 718.116 makes the buyer jointly liable with the seller for unpaid assessments, so the title agent will hold back what the estoppel shows. Section 10.6 of the Declaration adds interest on late assessments after a 15-day grace period, and Section 10.7 permits acceleration.

Do I return Foundation member cards?

Yes. The Foundation charges the seller $500 if member cards are not returned at closing. Return them as the Foundation directs, and ask your title agent to list the return in the closing checklist.

How should I stage and show the home?

Stage for the plan, the terrace and the carport, and show it by appointment. The Declaration bars signs, so listing photos and the MLS carry the weight. Section 8.1 calls balconies terraces and bars enclosing them, so photograph the terrace as a usable room, not as a space you intend to enclose.

Does a milestone inspection affect my sale?

Section 553.899 applies to buildings of three or more habitable stories, and Collier County’s January 2026 list has no Chanteclair Maisonettes row. If a buyer asks, give the story count in writing from the association. If the association has a milestone report or reserve study, Section 718.503 requires you to deliver it.

How do I compare my home with Avalon’s sales?

Carefully. Avalon at Pelican Bay has 174 units, 10 closings in 12 months at $589,500 and 25 median days on market, but a different build, different plans and a different approval process. A buyer may compare the two, so your price must explain the 171-day difference.

Who should list a Chanteclair Maisonettes condominium?

An agent who will price your plan from the five recorded sales, assemble the Section 718.503 file and the estoppels before the first showing, and manage the 30-day approval timeline. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, do all of that, and we tell you the number before you sign anything.
