Chanteclair at Pelican Bay is 19 manor-style villa lots on Chanteclair Dr in Naples, a homeowners' association of detached homes built from 1987 to 1988, from 1,864 to 4,472 square feet. Sell or buy with McGreevy and Comisar.

Chanteclair is a 19-lot villa neighborhood inside the master-planned community of Pelican Bay in Naples, Florida. Chanteclair at Pelican Bay is a single street of detached manor-style villas addressed 5900-5949 Chanteclair Dr, Naples, FL 34108, built in 1987 and 1988, where a neighborhood association looks after the roads and the Pelican Bay Foundation supplies the beach, tram and Community Center.
The first thing a buyer should know is how often this name is confused. The county roll codes all 19 parcels as condominium, but the recorded documents we read treat them as lots with homes on them, governed by a homeowners’ association whose liens are enforced under Chapter 720. Next door is Chanteclair Maisonettes, a separate 40-unit condominium, and elsewhere in Florida there are Chanteclaire (with an e) and Chanteclair Villas entities that have nothing to do with Pelican Bay. Each trap is sorted out below.
This page is about the 19 manor homes on Chanteclair Dr in Collier County. It is built from the recorded declaration chain at the Collier County Clerk, the Florida Division of Corporations filing, the Pelican Bay Foundation’s published documents, Florida’s statutes as they read in 2026, Collier County’s flood, zoning and evacuation layers, FEMA’s flood map, and a Southwest Florida MLS pull dated October 7, 2026. The MLS shows only 5 closings here in five years, so we also use the county’s recorded sales back to 1987 and say plainly which numbers rest on small samples.
If you own at Chanteclair and are thinking about a sale, start with the market snapshot and the sale-process section, then call Jesse. If you are buying, the rule-by-rule detail below will tell you whether this street fits before you tour. Where the public record stops, we say so, and where a member-only document would answer a question, we tell you which one to request.
McGreevy and Comisar are the best realtor for Chanteclair at Pelican Bay because the case is on the record: the #1 team in Southwest Florida since 2012, Top 1% of agents nationally since 2008, over $900 million in personal sales, and a Chanteclair read built from the recorded declaration chain and every closing in the MLS file.
If you’re searching for the best realtor for Chanteclair in Pelican Bay, Naples, whether you’re ready to sell your Chanteclair home or buy your next one, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, Top 1% Nationally since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc.
That matters at Chanteclair for a specific reason. This is a 19-home street where the higher of the last two closings, $3,070,000, was more than twice the lower, $1,350,000, so a median of $2,210,000 describes neither home. A listing agent who prices Chanteclair off that median, off a Pelican Bay average, or off the condominium coding on the tax roll will misprice a house by hundreds of thousands of dollars. We price against the sales, the square footage and the documents that belong to this one street.
Recent Chanteclair track record (last 12 months): In the last 12 months, October 8, 2025 to October 7, 2026, the Southwest Florida MLS shows 2 Chanteclair closings (pulled October 7, 2026), a small sample, at a median sold price of $2,210,000, the mean of $1,350,000 and $3,070,000, for a total of $4,420,000. The highest-priced Chanteclair sale was $3,070,000. The two homes took 148 and 465 days to sell, and the median sale price was 91.2 percent of the final list price. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings.
Honors and recognition:
For Chanteclair sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and discretion with off-market capability when a sale needs to stay quiet. At Chanteclair we also build the paperwork file before the first showing: the association’s recorded declaration asks for written notice of any sale to the board, the Pelican Bay Foundation needs its own estoppel and collects its resale capital assessment at closing, and the buyer’s lender and insurer will ask for the flood and wind history of a house in a coastal floodplain.
For Chanteclair buyers: the first question is which house you are buying, because the 19 homes range from 1,864 to 4,472 square feet on the county roll and trade accordingly. The second is the stack of charges, which here runs through three bills: the neighborhood association, the Pelican Bay Foundation and the Pelican Bay Services Division. The third is the flood zone. Sellers and buyers comparing the best real estate agents in Naples should ask each one to answer those questions for a specific Chanteclair address; we do.

Chanteclair at Pelican Bay sits on a single street, Chanteclair Dr, with homes numbered 5900-5949, in Naples, FL 34108, in unincorporated Collier County. The Pelican Bay Foundation’s community map draws the neighborhood as roughly 5.7 acres, and it shares boundaries with Chanteclair Maisonettes, a separate condominium, and with the Grosvenor tower.
The 19 homes are addressed 5900-5949 Chanteclair Dr, Naples, FL 34108. The county roll lists one parcel per lot on the Pelican Bay Unit 1 plat, and all 19 were built in 1987 or 1988, 17 of them in 1987. A buyer searching by street will find only this one name; there is no second Chanteclair street in the community.
On the Foundation’s map, Chanteclair Maisonettes and Grosvenor touch the Chanteclair polygon. Glencove is about 9 meters away, Glenview about 24, Sanctuary about 30, and Tierra Mar, the neighborhood most buyers cross-shop, about 230 meters away. Those are planar approximations from the Foundation’s own map file, so treat them as a sense of proximity rather than survey distances.
No. Chanteclair Maisonettes of Pelican Bay is a separate condominium of 40 garden units in four buildings, with its own association (Florida filing N28534) and its own recorded declaration. The two share a boundary and a recorded access easement, which we describe in the history section, but a Maisonettes unit is a condominium and a Chanteclair home is a lot with a house. We keep a separate guide for the condominium: see Chanteclair Maisonettes at Pelican Bay.
No. The Florida Division of Corporations lists Chanteclaire (with an e) condominium and homeowners’ associations, and three Chanteclair Villas condominium associations with a recreation association, none of which we could tie to Pelican Bay. They are filed elsewhere in Florida. Chanteclair at Pelican Bay is the homeowners’ association filed as Chanteclair of Pelican Bay Homeowners Association, Inc., active since January 28, 1987.
Chanteclair at Pelican Bay is a 19-home street of detached villas and manor-style houses between 1,864 and 4,472 square feet on the county roll, with 10 of the 19 at the same 2,365 square feet. Owners live inside Pelican Bay, so the Foundation’s beaches, tram, Community Center and racquet facilities come with the address.
The Foundation’s community map describes Chanteclair as detached villas and coach homes in an adaptation of Palm Beach neo-classic architecture, with manor homes and maisonettes, mostly completed in 1987 and some in 1988. The five homes that sold in the MLS in five years were all filed as detached villas with 3 or 4 bedrooms, so for a buyer the working question is size and condition, not building type.
The 2026 county roll shows heated areas of 1,864 to 4,472 square feet with a median of 2,365. Ten homes sit at exactly 2,365 and four at 2,470, which suggests two repeated floor plans; the rest are one-offs at 1,864, 2,615, 2,882, 3,393 and 4,472 square feet. The MLS sales ran from 1,937 to 3,491 square feet.
Mostly buyers who want Pelican Bay’s amenities without a large building or a large association. A 19-lot association has few voices and few moving parts, which can mean fast decisions and light bureaucracy, and it can also mean that a handful of owners decide a special assessment. Read the declaration’s voting rules in the section below before you assume either.

Chanteclair at Pelican Bay has had 5 closings in the Southwest Florida MLS in the last 60 months, so no window reaches 10 sales and every figure here rests on a small sample. We list every sale, then lean on the county’s recorded sales back to 1987 for the long view. Window and sample size appear beside each number.
Data updated: October 2026 (Southwest Florida MLS, pulled October 7, 2026; Collier County Property Appraiser recorded sales through June 30, 2026)
The table lists all five closings in the Southwest Florida MLS from October 8, 2021 to October 7, 2026, newest first. All five were detached villas on Chanteclair Dr. We show the month of sale and never a house number.
| Sold | Street | Sold price | Final list | Beds / baths | Living area | $ per sq ft | Days on market |
|---|---|---|---|---|---|---|---|
| September 2026 | Chanteclair Dr | $3,070,000 | $3,499,000 | 4 + den / 4 | 3,491 sq ft | $879 | 148 |
| September 2026 | Chanteclair Dr | $1,350,000 | $1,425,000 | 3 / 3 | 1,937 sq ft | $697 | 465 |
| April 2025 | Chanteclair Dr | $2,075,000 | $2,150,000 | 4 / 3 | 2,441 sq ft | $850 | 17 |
| July 2022 | Chanteclair Dr | $1,911,000 | $1,750,000 | 3 + den / 3 | 2,365 sq ft | $808 | 4 |
| May 2022 | Chanteclair Dr | $1,850,000 | $1,850,000 | 3 + den / 3 | 2,419 sq ft | $765 | not recorded |
The May 2022 row is a Sold Data Entry record, entered after closing rather than marketed through the MLS. It counts in the closings, medians, ranges, volume and price per square foot, and it is left out only of days on market and sale-to-list, which need a marketing period.
Every window here is a small sample. The 24-month and 36-month windows hold the same three sales, because nothing closed between October 2023 and April 2025.
| Window | Closings | Median sold | Range | Dollar volume | Median $ per sq ft | Days on market | Sale-to-list |
|---|---|---|---|---|---|---|---|
| Last 12 months | 2 (small sample) | $2,210,000 | $1,350,000 to $3,070,000 | $4,420,000 | $788 | 148 and 465, midpoint about 307 (n=2) | 91.2% (n=2) |
| Last 24 months | 3 (small sample) | $2,075,000 | $1,350,000 to $3,070,000 | $6,495,000 | $850 | 148 (n=3) | 94.7% (n=3) |
| Last 36 months | 3 (small sample) | $2,075,000 | $1,350,000 to $3,070,000 | $6,495,000 | $850 | 148 (n=3) | 94.7% (n=3) |
| Last 60 months | 5 (small sample, 1 Sold Data Entry) | $1,911,000 | $1,350,000 to $3,070,000 | $10,256,000 | $808 | about 83 (n=4) | 95.6% (n=4) |
With two sales the median is the mean of the middle pair, which is both sales: $1,350,000 and $3,070,000 give $2,210,000. Days on market for two sales, 148 and 465, have a midpoint that we round to the nearest day, about 307. In the 60-month window the four marketed sales took 4, 17, 148 and 465 days; the middle pair, 17 and 148, has a midpoint that rounds to about 83. Price per square foot is the median of each sale’s own figure, not the median price divided by a median size.
The two September 2026 closings, two days apart, are the story. A 3,491 square foot house with four bedrooms and a den sold for $3,070,000, or $879 a square foot, after 148 days and a cut from $3,499,000. A 1,937 square foot, three-bedroom house sold for $1,350,000, or $697 a square foot, after 465 days and a cut from $1,425,000. Both sat a long time and both sold below list, at 87.7 and 94.7 percent of the final list price.
The 2022 sales show the other side of the street’s history. A 2,365 square foot house sold in July 2022 in 4 days for $1,911,000, which was 109.2 percent of its $1,750,000 list price. For a listing agent, the lesson across all five is the same: a Chanteclair house priced to the last sale of a different size will either sit or leave money on the table.
On October 7, 2026 the Southwest Florida MLS showed no active or pending Chanteclair listings. With no current inventory, a buyer who wants this street waits for a listing, and an owner who lists would be the only Chanteclair house on the market. Months of supply is not meaningful with zero listings and two sales in a year.
Florida’s deed documentary stamp tax is $0.70 per $100 of consideration under section 201.02, and in Collier County the seller customarily pays it, although the contract controls. On the five sales above that works out to $21,490 on $3,070,000, $14,525 on $2,075,000, $13,377 on $1,911,000, $12,950 on $1,850,000 and $9,450 on $1,350,000. The buyer customarily pays for the owner’s title policy in Collier County, and the contract controls that too.
The Collier County Property Appraiser’s recorded-sales file holds 40 qualified sales of Chanteclair homes from 1987 to 2025, covering all 19 parcels, and it is the long view the MLS cannot give on a street this small. Median prices rose from $258,000 in 1987 and 1988 to $1,880,500 in 2021 through 2025.
Data updated: October 2026 (Southwest Florida MLS, pulled October 7, 2026; Collier County Property Appraiser recorded sales through June 30, 2026)
The table groups the county’s qualified, improved sales of $100,000 and up. Periods with only a handful of sales are small samples.
| Period | Qualified sales | Median | Low | High |
|---|---|---|---|---|
| 1987 to 1988 | 12 | $258,000 | $245,000 | $299,000 |
| 1991 to 1999 | 9 | $390,000 | $300,000 | $449,000 |
| 2003 to 2005 | 3 (small sample) | $700,000 | $675,000 | $849,000 |
| 2010 to 2019 | 12 | $837,500 | $609,000 | $1,675,000 |
| 2021 to 2025 | 4 (small sample) | $1,880,500 | $1,150,000 | $2,075,000 |
The 2025 deed of $2,075,000 is about 8.1 times the 1987 median of $255,600, and the 2021 to 2025 median is about 2.2 times the 2010 to 2019 median. The file has no qualified sale in 2006 through 2009, 2012, 2013, 2020, 2023 or 2024. One parcel has sold five times, three have sold three times, eleven twice and four once; four parcels last sold in 2021 or later and five have not sold since 1999.
They agree. The county shows the July 2022 deed at $1,911,000 and the April 2025 deed at $2,075,000, matching the MLS, and it shows the May 2022 sale at $1,850,000, which the MLS carries as a Sold Data Entry record. The county file runs through June 30, 2026, so the two September 2026 closings are not in it yet. We never compare county price per square foot with MLS living-area price per square foot, because the two measure area differently.
Chanteclair at Pelican Bay reads as a homeowners’ association of 19 lots under a recorded declaration of covenants, not a condominium, in our reading of the 2012 Amended and Restated Declaration. The county roll codes the parcels as condominium, but that is a use code, not the legal regime, and the difference changes which Florida statutes apply.
The 2012 restated declaration speaks of 19 Lots, Homes built on them, Owners, and Common Properties, which are the roads and the drives the association maintains. It governs assessments, liens and architectural approvals the way a Chapter 720 homeowners’ association does, and it describes foreclosure of assessment liens by reference to that chapter. We found no condominium declaration among the Chanteclair instruments we read.
The Property Appraiser assigns each parcel a use code, and all 19 Chanteclair parcels carry the condominium-style code even though each is its own lot with its own house. We read that as a county classification. It is also why the Collier County milestone building list and the state’s condominium safety statutes do not name Chanteclair, which the milestone section below explains.
Our reading is Chapter 720, the Homeowners’ Association Act, for the association’s assessments, records, estoppel certificates and fines, with sale disclosure under section 720.401. The neighboring Chanteclair Maisonettes is a condominium under Chapter 718. A Chanteclair buyer should not expect the condominium estoppel, reserve or inspection rules from a building next door to apply here, and should not assume the opposite.
Three practical reasons. First, the owner insures the whole house, including flood, rather than buying a unit policy. Second, there is no association master policy to read. Third, the safety laws written for condominium towers do not reach a street of one- and two-story homes. Each of those points has its own section below, with the statute or the declaration clause behind it.
We could not read the association’s current budget, reserve policy or minutes, which are member-only, and we did not complete a reading of the 99-page original 1987 declaration, which the 2012 restatement replaces. If the regime matters to your purchase decision, ask the association in writing for the current declaration, rules and budget before you waive any contingency.
Chanteclair at Pelican Bay began as a 1987 development by Chanteclair Developers of Pelican Bay, whose declaration of restrictive covenants was recorded on April 16, 1987, and whose homeowners’ association was incorporated on January 28, 1987. Seventeen homes were built that year and the last two in 1988.
The Collier County Clerk’s index shows a 99-page Declaration of Restrictive Covenants, Conditions, Restrictions and Easements recorded at Official Records Book 1262, Page 478, from the developer to the association. We read it from the Clerk’s index only; the 2012 restatement is the document that governs today.
Two things. An easement recorded April 18, 1988 gives the neighboring Chanteclair Maisonettes rights over Chanteclair land and shares the cost of maintaining it between the two associations by a ratio. And an amendment to the neighborhood covenants recorded August 11, 1988 lets pool enclosures sit within the plot boundaries, and lets those facing the western boundary be built within 3.5 feet of it, as the county’s planning commission approved on January 20, 1988.
Because the title is misleading. The October 1988 amendment indexed under the Chanteclair name concerns the Maisonettes, which the instrument describes as 40 two-story garden apartments, not the manor homes. A buyer or title agent searching the Clerk’s index for Chanteclair will see it, and should not mistake it for a Chanteclair home covenant.
The Amended and Restated Declaration, recorded March 23, 2012 at Official Records Book 4777, Page 3175, is 38 pages and replaces the 1987 text. A 2013 certificate then amended the bylaws to allow a board of three or five directors, an annual meeting no later than March 31 and board meetings by telephone, after a special meeting on April 30, 2013 approved by more than two-thirds.
In December 2016 the association recorded a Notice of Preservation under Chapter 712, after a board vote on December 13, 2016, to keep the declaration from lapsing under Florida’s Marketable Record Title Act for another 30 years. In 2022 a sidewalk easement to Collier County was recorded across a common parcel for the Pelican Bay sidewalk improvements, Phase 2.

The 19 homes at Chanteclair at Pelican Bay are detached villas and manor-style houses on individual lots, ranging from 1,864 to 4,472 square feet on the county roll, with 10 repeating at 2,365 square feet. The Foundation’s map also describes coach homes in the neighborhood, so a showing should confirm exactly which style you are walking into.
By heated area on the 2026 roll: ten homes at 2,365 square feet, four at 2,470, and one each at 1,864, 2,615, 2,882, 3,393 and 4,472. The larger houses are the ones that reach the top of the MLS record. The 3,491 square foot house sold in September 2026 for $3,070,000, and the 1,937 square foot house sold two days earlier for $1,350,000.
Article VIII limits rear-of-lot improvements to landscaping, pools, decks and related equipment, with written approval. The 1988 amendment adds the pool-enclosure setback described above. Owners planning a pool or a cage should read Article VIII and the architectural review section below before they price a contractor.
The declaration requires vehicles to fit in the garage, and boats must fit in the garage with the door closed. That rules out an RV or boat on a trailer in the driveway, which matters to buyers who bring either. Pelican Bay’s own rules add further limits, and the more restrictive text governs.
Seventeen homes date from 1987 and two from 1988. At that age a buyer should plan for the roof, windows, doors, shutters, pool equipment, plumbing and air conditioning to be replaced or already replaced, and should ask for the permit history, which the county publishes. The permits section below names where to look.
A Chanteclair home at Pelican Bay includes membership in the Pelican Bay Foundation, whose published pages describe beaches, tram service, a Community Center, a fitness center, a racquets program and water-sports programs. Golf at Club Pelican Bay is a separate membership, and the Chanteclair association itself runs no amenities beyond its roads.
The Foundation’s own pages list its beaches, tram service, Community Center, fitness center, racquets program and sailing, canoeing and kayaking. The racquets complex is open. We do not repeat the amenity counts in the Foundation’s realtor handout because they change; check the Foundation’s pages for current hours, programs and guest rules.
By road, off-peak, the Community Center is about 7 minutes and 3.2 miles from the south end of Chanteclair Dr and about 7 minutes and 3.4 miles from the north end, by OSRM routing. The route runs along Pelican Bay Blvd, and the tram is the intended way to the beach for owners who prefer not to drive.
No. Club Pelican Bay publishes its golf and membership programs separately from the Foundation, and a Chanteclair owner joins on the club’s terms. By road the club is about 4.5 minutes and 1.4 miles from the south end of the street.
None that we found. The declaration’s Common Properties are the roads and drives, and its assessments pay for their upkeep, shared utility installations and the landscaping the association handles. A buyer who wants a neighborhood pool or clubhouse should look at the Foundation’s facilities, not at a Chanteclair amenity.
The Chanteclair neighborhood association’s own assessment is not published, so the figures we can document are the other two bills: the Pelican Bay Foundation’s fiscal 2027 assessment of $3,435 a year, or $858.75 a quarter, and the Pelican Bay Services Division’s $1,250.00, together $4,685 a year before any Chanteclair dues.
It is not published. The 2012 declaration makes the common assessment equal per lot, so each of the 19 owners carries one-nineteenth of the budget, but the budget, the dues and the reserves are member-only. Ask the association for the current budget in writing; Florida’s homeowners’ association statute gives members a right to inspect association records.
The Foundation’s fiscal 2027 estoppel form, version dated August 31, 2026, shows an annual assessment of $3,435, billed at $858.75 a quarter. For condominiums the form says the assessment is billed through the condominium association, and for single-family or commercial properties it is billed to the owner. Which route applies to a Chanteclair lot is something the estoppel itself shows, as we explain below.
The Collier County page for the Pelican Bay Services Division shows the fiscal 2027 assessment as an operating and maintenance charge of $789.07 plus a capital charge of $460.93, a total of $1,250.00, or $104.17 a month. The division’s board meets at the Community Center, and the county page lists the next meeting for Wednesday, October 14 at 1:30 p.m.
The Foundation charges a $15,000 resale capital assessment on deeds recorded on or after October 1, 2026, a buyer cost under the Foundation’s rules unless the contract says otherwise. From October 1, 2027 the Foundation’s realtor page says it rises 3.5 percent a year, so $15,000 becomes $15,525. The deciding date is the recording date, not the contract date.
The Foundation’s estoppel is $250 at the seller’s cost plus an optional $100 expedite. The declaration allows the association to charge no more than $50 for a transfer consent. The Foundation also charges $500 for member ID cards that are not returned and lists a $1,000 processing fee for its resale capital exemption. Ask your closing agent for the fee schedule that applies to your deal.

Chanteclair at Pelican Bay owners pay through three layers: the neighborhood association for roads and shared items, the Pelican Bay Foundation for community amenities, and the Pelican Bay Services Division for county-administered services such as sidewalks and drainage. Two of the three layers publish fiscal 2027 amounts, and together they set a floor of $4,685 a year.
| Layer | What it covers | Fiscal 2027 amount | Source |
|---|---|---|---|
| Chanteclair neighborhood association | Roads, shared utility installations and approved landscaping, per the declaration | Not published (member-only) | 2012 declaration |
| Pelican Bay Foundation | Beaches, tram, Community Center, fitness and racquets | $3,435 a year, $858.75 a quarter | Foundation estoppel form |
| Pelican Bay Services Division | County-administered community services and capital items | $1,250.00 a year, $104.17 a month | Collier County page |
$3,435 plus $1,250.00 is $4,685 a year, or about $390.42 a month: $286.25 for the Foundation and $104.17 for the division. Chanteclair association dues come on top of that and are not included, so any monthly figure a seller quotes should be checked against the estoppel and the association’s current budget.
Our reading of Article V(1)(d) of the declaration is that assessments due to the Pelican Bay Foundation are among the sums the owner covenants to pay the association. The Foundation’s form says single-family properties are billed to the owner and condominiums through their association. Because a Chanteclair lot is coded as a condominium on the roll but governed as a lot, the estoppel is the document that settles the route.
All three can. The Foundation sets its assessment annually and its realtor page announces the 3.5 percent annual step on the resale capital assessment starting October 1, 2027. The county sets the division’s assessment each fiscal year. The association’s board sets its own budget, and a special assessment for capital improvements needs a two-thirds vote under the declaration.
The 2012 declaration for Chanteclair at Pelican Bay sets equal assessments per lot, allows late fees and interest up to the legal maximum, currently 18 percent, starting 10 days after the due date, and lets the association file a lien and foreclose under Chapter 720. A buyer should confirm that the seller’s account is current before closing.
The common assessment is equal for each of the 19 lots. A special assessment for capital improvements requires a two-thirds vote under the declaration. Florida’s section 720.3085 separately governs liens and the buyer’s exposure for unpaid assessments, so a buyer who takes title with an unpaid balance can inherit part of it.
Late fees and interest begin 10 days after the due date, up to the legal maximum. After 30 days’ notice by certified mail the association may claim a lien, and it may foreclose as Chapter 720 allows. The association can also suspend an owner’s use of common facilities after 90 days of delinquency, with 14 days’ notice and a committee hearing, under the declaration and section 720.305.
The declaration allows suspension of use rights for 60 days for an infraction, after 14 days’ notice and a hearing before a committee. Florida’s section 720.305 caps fines per violation and requires notice and a hearing before a committee of owners; read the statute and the current rules before you assume a number. We do not describe individual liens or notices recorded against owners.
An estoppel certificate showing the balance, the status of any special assessment, and any pending violation. Under section 720.30851 the association must deliver it within the statutory period, and the statute caps the fee at a base of $250 with two add-on caps of $100 and $150 for expedited and delinquent requests, which we read as adjusted for inflation to the state’s current caps.
The 2012 Amended and Restated Declaration for Chanteclair at Pelican Bay runs 38 pages and covers assessments, liens, architectural approval, use limits, maintenance, insurance, transfers and leases, and its own term. Together with the bylaws and the Pelican Bay Foundation’s rules, it is the document set a Chanteclair buyer should read before waiving any contingency.

The association’s fiscal year is the calendar year. The 2013 amendment lets the board have three or five directors, requires an annual meeting by March 31, and allows board meetings by telephone. We do not name officers or directors on this page.
Yes, and the declaration says the more restrictive of the Pelican Bay restrictions and the Chanteclair restrictions governs. The Foundation publishes Rules and Regulations, a lease packet and estoppel form, and a design review process, all linked in the Downloadable Documents section below.
Three: the transfer notice in Article X, the rear-of-lot limits in Article VIII, and the written-consent requirement for storm shutters and vegetation changes. The first can delay a closing, the second limits pool and lanai plans, and the third matters most in the weeks before a storm.
At Chanteclair at Pelican Bay the owner maintains the home itself, including the roof, walls, windows and doors, while the association maintains the Common Properties, which are the roads and drives, plus shared utility installations and the grass, landscaping and vegetation it has placed or approved on the lots. That is a short list, so budget for the house as you would any single-family home.
The home and everything attached to it. The owner also insures it at full replacement value, including flood, and after damage must rebuild on clocks the declaration sets at 60 days and 10 months, which we read as a start and a finish deadline. The text controls; a buyer’s attorney should confirm both clocks before closing.
Roads and drives within the Common Properties, shared utility installations, and the lawn and plantings the declaration puts in the association’s hands. The association is not a condominium and carries no master policy for the houses, so there is no exterior-insurance line in the dues the way there would be in a building.
The 1988 easement recorded for the Maisonettes over Chanteclair land shares the cost of maintaining it between the two associations by a ratio. A buyer should ask the association whether that arrangement is still active and how it appears in the budget.
A buyer’s inspector looks at the house, and a buyer’s insurer looks at the house, so a lender and an insurer treat a Chanteclair purchase as a single-family transaction with a small association attached. Sellers who have documented roof, window and air conditioning work with permits and dates give the buyer’s side less to argue about.
Exterior changes at Chanteclair at Pelican Bay need the association’s Architectural Review Board to approve them in writing, and the Pelican Bay Foundation runs a separate design review for larger projects. Under the declaration an application is deemed approved after 90 days of silence, and an owner may appeal to the Board.
Under the 2012 declaration, exterior items, changes to vegetation, storm shutters, and rear-of-lot improvements such as pools and decks need written consent. A project that also falls under the Foundation’s construction guidelines needs Foundation approval, and a county permit is a third, separate step.
The declaration deems an application approved if the Board does not act within 90 days, and an appeal from a denial goes to the Board, which decides by a unanimous vote of the Directors. Because the text is dense, our practice is to ask the association for written confirmation of any approval before an owner or a buyer relies on it.
The Foundation publishes a design review application, construction guidelines, and separate forms for minor projects, major projects and teardowns, and demolition. Which form applies depends on the scope of work, so ask the Foundation before you commission drawings.
Pools and lanais, because the pool enclosure setback in the 1988 amendment is specific to this neighborhood, and roof and shutter replacements, because both need written consent. Ask the seller for the approvals and permits behind any existing structure.
The 2012 declaration for Chanteclair at Pelican Bay runs to December 31, 2057 and then renews in successive 10-year periods. Two-thirds of the voting power can amend or terminate it, and a 2016 Notice of Preservation under Chapter 712 keeps it from lapsing under Florida’s Marketable Record Title Act.
It is the instrument that preserves the covenants. The association’s board voted to record it on December 13, 2016, and it was recorded December 28, 2016 at Official Records Book 5348, Page 370. Under Chapter 712 a preservation notice runs 30 years from filing, which we read as roughly 2046, so the declaration’s own 2057 term is the later date.
Article X’s transfer and lease provisions say that, if they are subject to the rule against perpetuities, they expire 21 years after the date of the instrument. Measured from a 2012 instrument, that would be around 2033. We read it as a savings clause and not as a prediction, and we recommend that a buyer’s attorney give an opinion on whether the transfer-approval mechanism will still be in force when a buyer plans to sell.
Two-thirds of the voting power. In a 19-lot neighborhood that is 13 lots, so a change can come together in one meeting. Buyers should ask whether any amendment is pending and should read the Clerk’s index for recordings after 2022.
Nothing automatic is required for the first renewal, which begins after 2057; the declaration simply continues in 10-year intervals unless two-thirds vote to end it. The more useful question for today’s buyer is how the association has used its amendment power since 2012, and the Clerk’s index answers that.
Chanteclair at Pelican Bay is not described as a 55-plus community in any document we read. The 2012 declaration limits each home to six persons and prohibits time-shares, but we found no age restriction, and the Pelican Bay Foundation’s published materials do not describe one. Confirm with the association if age matters to your plans.
We found no clause that bars them. The occupancy limit is six persons per home, which applies to every household.
Yes. Any age-restricted community must meet the federal Housing for Older Persons Act, and an association cannot post an age rule it has not recorded. The federal fair housing overview is linked in our sources.
Renting a home at Chanteclair at Pelican Bay is limited by two documents: the neighborhood declaration allows no more than three leases a year, each at least 30 days and each with Board approval of the tenant, and the Pelican Bay Foundation’s 2019 amendment caps a single-family dwelling at two leases a year unless the neighborhood covenants provide otherwise.
Article X requires notice to the Board of any lease offer. The Board then has 15 days to consent or to designate another tenant on the same terms, may charge no more than $50, and may refuse if assessments are not current. Leases may run no more than three times a year with a 30-day minimum, so no weekly or nightly rental is permitted.
The 2019 amendment, recorded at Official Records Book 5634, Page 1101, says no single-family dwelling unit may be leased more than two times a year unless the neighborhood covenants provide otherwise. The Foundation’s lease packet carries a $500 fee and 30 days’ notice, and member ID cards are deactivated during a lease.
That is a legal question, and the amendment’s own words, unless the neighborhood covenants provide otherwise, make it one. Our practical rule is to plan on two leases a year until the association confirms in writing that the Chanteclair three-a-year provision is the operative limit.
Not for weekly or monthly-by-the-night seasonal rental, since the declaration’s 30-day minimum and the Foundation’s cap both apply. An annual or seasonal lease of 30 days or more is permitted within the cap, with Board approval of the tenant and a Foundation application.
Chanteclair at Pelican Bay allows conventional household pets under its 2012 declaration, which requires pets to be leashed on the Common Properties and states no limit on the number. The Pelican Bay Foundation’s rules add their own community-wide requirements, so confirm the current text for your animal before you buy.
The declaration we read states no numerical limit. It requires leashing on Common Properties and sets the usual nuisance standards.
We found no breed restriction in the declaration. Ask the association whether the board has adopted a rule since 2012.
Several Chanteclair at Pelican Bay rules surprise buyers who expect a single-family home to carry no restrictions: For Sale signs need Board approval, storm shutters and vegetation changes need written consent, boats must fit inside a closed garage, six persons is the occupancy limit, and no home may be rented for less than 30 days.
Only with Board approval under the declaration, and the Foundation publishes its own sign regulations and a For Sale signage sheet. We recommend a sign request in writing before listing, and our listing process already includes that step.
With written consent. The declaration lists storm shutters among the exterior items that need approval, so confirm which styles the Board has approved before ordering.
No clotheslines, antennas, temporary structures, garage sales or soliciting. Federal rules protect some satellite dishes and flags regardless of an association’s text, and Florida protects solar collectors in sections 163.04 and 720.3075, so a Chanteclair owner should ask before assuming a ban applies.

Florida’s milestone inspection and structural integrity reserve rules apply to condominium and cooperative buildings of three stories or more, and Chanteclair at Pelican Bay is a homeowners’ association of low-rise houses, so in our reading they do not apply. Collier County’s January 2026 milestone list has no Chanteclair row.
Section 553.899 sets milestone inspections for buildings that are condominium or cooperative buildings three stories or more, and section 718.112 carries the structural integrity reserve rules for condominium associations. Neither describes a street of detached homes governed under Chapter 720.
We read Collier County’s milestone buildings list, which is stated as of January 2026, for any Chanteclair row and found none. The only near match in the list is Monteclair at Audubon, an unrelated name. We also checked the county’s three-mile saltwater boundary layer, which places the neighborhood inside the buffer, a fact that matters only if a building were covered.
Not for a Chanteclair home. The Maisonettes is a separate condominium with its own association and its own obligations, and our guide to Chanteclair Maisonettes addresses it separately.
Roof age and condition, window and door ratings, shutters, the electrical panel, the plumbing and the air conditioning, which for 1987 and 1988 houses are the real risk items. A four-point inspection and a wind-mitigation inspection are the two reports insurers ask for most often.
Every Chanteclair address we checked sits in FEMA Zone AE, a coastal floodplain with a base flood elevation of 10 feet, on flood map panels 12021C0381J and 12021C0383J effective February 8, 2024, and in Collier County Evacuation Zone A. Flood insurance and house elevation matter to any Chanteclair buyer.
We queried the National Flood Hazard Layer at ten county address points spread along the street. All ten returned Zone AE, subtype coastal floodplain, static base flood elevation 10 feet, in the Special Flood Hazard Area. The north half of the street falls on panel 0381J and the south half on panel 0383J, both effective February 8, 2024. A lender will typically require flood insurance on a mortgage in this zone.
Collier County Evacuation Zone A, the first zone ordered to leave. The fire district is North Collier Fire. Owners should know their zone and their route before June 1.
Collier County’s August 19, 2026 notice says the preliminary Flood Insurance Rate Map was first released on March 20, 2025, that a 90-day appeal period begins August 19, 2026, which by our count ends November 17, 2026, and that the target date for the new map to take effect is summer 2027, subject to change. We have not confirmed what zone the preliminary map assigns to Chanteclair, and the page says so rather than guess. Check FEMA’s Map Service Center for the preliminary panels.
Under section 689.302, a seller of residential property must give the buyer a flood disclosure at or before the time the sales contract is executed. We attach it to every listing packet. Ask for an elevation certificate if one exists, and for the home’s flood-claim history.
The declaration makes the owner responsible for insuring the home at full replacement value, including flood. A homeowners policy covers wind, a separate flood policy covers rising water, and a wind-mitigation inspection can lower the wind premium. Florida’s insurance office publishes wind-mitigation resources, and the National Flood Insurance Program publishes its own at FloodSmart.
Hurricane Ian in September 2022 is the storm that Collier County owners measure everything against, and the National Hurricane Center’s Ian report is the authority. Ask any seller what the house did in Ian, and ask for the repair records.
Collier County’s address lookup for the 2027 school year assigns Chanteclair at Pelican Bay addresses to Sea Gate Elementary, Pine Ridge Middle and Barron Collier High, with no rezoning flags on any of the ten addresses we checked. Attendance zones can change, so verify your address with the district before you rely on an assignment.
By road, off-peak, Sea Gate Elementary is about 3.5 minutes and 1.0 mile from the south end of Chanteclair Dr, Pine Ridge Middle about 5.5 minutes and 2.1 miles, and Barron Collier High about 9.2 minutes and 3.8 miles, by OSRM routing.
We do not state them. The district publishes school grades each year, and our page links the district’s school and zone pages rather than repeating a grade that may have changed.
Not as a guarantee. Collier County publishes a live zone lookup, and an assignment can change with a rezoning or capacity decision. We tell buyers to verify the zone and the school’s current enrollment policy before making an offer.
Collier County publishes a permit-history search and a CityView portal where a buyer can look up permits by address for Chanteclair at Pelican Bay. Searching a house before you buy shows roof, window, pool and air conditioning permits and whether they were closed, which is the cleanest check on a 1987 or 1988 house.
Roof, windows and doors, shutters, pool and cage, air conditioning, electrical and plumbing. For each, look for a closed permit with a final inspection. An open or expired permit is a seller issue that is cheaper to fix before a contract than after.
The Clerk shows a 2022 sidewalk easement to Collier County across a common parcel for the Pelican Bay sidewalk improvements, Phase 2. The Pelican Bay Services Division runs a sidewalk program, and an owner should ask the association how the easement is used.
Several lien and claim notices against individual owners. We do not describe or name them; a title search on the specific address will show any that matter to your transaction.
Chanteclair at Pelican Bay sits in the Pelican Bay planned unit development, zoned PUD under Collier County ordinance 04-59, with a future land use of Urban Residential Subdistrict at the neighborhood and Conservation designation roughly 110 meters to the west. Nearby, the Waterside Shops redevelopment and a contested Naples Grande water park are the two items to watch.
At the neighborhood centroid, Collier County’s layers show the Pelican Bay PUD (ordinance 04-59, petition R-76-31, DRI-77-1), zoning PUD, and future land use Urban Residential Subdistrict. Conservation designation begins roughly 110 meters west. A buyer looking for what could be built next door should read the PUD document, linked in our sources.
Waterside Shops publishes a redevelopment page on its own site, about 3.9 minutes by road from the south end of Chanteclair Dr. We point to that page rather than summarize plans that change; read it for the current scope and schedule.
The Pelican Bay Foundation and neighboring associations have contested a proposed water park at the Naples Grande resort, with appeals filed on April 17, 2026. We could not confirm the current status from a county or court record, so we do not state one. Anyone buying for quiet should read the latest filings.
Because a small street’s value depends on what is around it. The county’s land-use layers show conservation land to the west, which is why we tell buyers to look at the map and not only at the listing photos.
Daily life at Chanteclair at Pelican Bay is short drives and a tram: Artis-Naples is about 2 minutes by road, Waterside Shops about 4, Club Pelican Bay about 5, Publix about 6, Vanderbilt Beach about 10 and the Naples airport about 15, from the south end of Chanteclair Dr. Southwest Florida International is about 39 minutes off-peak.
| Destination | From south end, minutes and miles | From north end, minutes and miles |
|---|---|---|
| Artis-Naples | 2.2 / 0.6 | 2.3 / 0.7 |
| Waterside Shops | 3.9 / 1.2 | 4.0 / 1.3 |
| Club Pelican Bay | 4.5 / 1.4 | 4.6 / 1.5 |
| Publix Marketplace | 6.4 / 3.1 | 6.5 / 3.3 |
| Pelican Bay Community Center | 7.1 / 3.2 | 7.2 / 3.4 |
| Vanderbilt Beach | 9.5 / 3.5 | 9.6 / 3.6 |
| NCH North Naples Hospital | 11.0 / 5.4 | 11.0 / 5.5 |
| Olde Naples | 13.3 / 6.2 | 13.4 / 6.3 |
| Naples Municipal Airport | 14.6 / 7.2 | 14.7 / 7.3 |
| Southwest Florida International | 39.4 / 27.8 | 39.5 / 28.0 |
The times are off-peak OSRM routing; in season, afternoon traffic on Pelican Bay Blvd and Vanderbilt Beach Rd adds time.
Collier County publishes residential collection by address. Check its page for your day and rules; the association’s declaration does not run collection.
The declaration requires vehicles to fit in the garage. Guests park on the street under Pelican Bay’s rules, which we advise confirming with the association.
We did not find a golf cart rule in the documents we read. The tram is the Foundation’s way to the beach.
A Chanteclair at Pelican Bay sale involves more paperwork than a typical single-family closing: a written notice to the association’s Board under Article X, the association’s estoppel certificate, the Pelican Bay Foundation’s estoppel with a $250 seller fee, the section 720.401 disclosure summary, the flood disclosure, and a $15,000 resale capital assessment collected from the buyer.
The 2012 declaration requires notice to the Board of any sale offer. The Board then has 15 days to consent or to designate a purchaser on the same terms, may charge no more than $50, and issues a recordable consent. If a designated purchaser does not close within 30 days, consent is deemed given. This is an unusual right of first refusal. We read it carefully and advise asking the association in writing what it requires now.
The Foundation does not approve a transfer and holds no right of first refusal. It issues an estoppel certificate, $250 at the seller’s cost plus an optional $100 for expedited handling, collects the resale capital assessment from the buyer, and deactivates and reissues member ID cards. A $500 fee applies if ID cards are not returned.
Under section 720.401, a buyer of a home in an association receives a disclosure summary, and the buyer’s contract is voidable for three days after receipt if it was not delivered before signing. Under section 689.302, the flood disclosure comes at or before contract execution.
Florida’s section 720.30851 caps the association’s fee at a $250 base with add-ons of $100 and $150 for expedited and delinquent requests, which we read as the state’s current inflation-adjusted caps. The Foundation’s estoppel is a separate $250 seller cost.
Allow the 15-day Board window, the statutory estoppel period, and the Foundation’s processing time. We start the notice on the day the contract is signed and calendar every deadline.
The seller customarily pays deed doc stamps at $0.70 per $100 and both estoppels; the buyer customarily pays the owner’s title policy in Collier County and the $15,000 resale capital assessment. The contract controls all of it.

Chanteclair at Pelican Bay is the smallest villa neighborhood in this comparison at 19 homes, and its two-sale, $2,210,000 12-month median sits between Tierra Mar at $2,150,000 and Las Brisas at $2,950,000. Sample sizes differ widely, so read the closings column before comparing any two medians.
Data updated: October 2026 (Southwest Florida MLS, pulled October 7, 2026; Collier County Property Appraiser recorded sales through June 30, 2026)
| Neighborhood | Homes | Built | Product | MLS closings, 12 months | Median sold, 12 months |
|---|---|---|---|---|---|
| Chanteclair | 19 | 1987 to 1988 | Manor homes, detached villas and coach homes | 2 (small sample) | $2,210,000 |
| Tierra Mar | 49 | 1980 to 1981 | Villa and townhome condominium | 9 (small sample) | $2,150,000 |
| Bridgeway Villas | 59 | 1983 to 1987 | Villa | 5 (small sample) | $2,062,000 |
| Beauville | 36 | 1988 to 1990 | Attached and detached villa | 4 (small sample) | $1,900,000 |
| Villas of Pelican Bay | 49 | 1988 to 1991 | Attached villa, HOA | 4 (small sample) | $1,722,500 |
| Las Brisas | 50 | 1982 to 1988 | Villa | 3 (small sample) | $2,950,000 |
| Villa Lantana | 24 | 1985 to 1990 | Attached and detached villa | 1 (small sample) | $3,100,000 |
| Chanteclair Maisonettes | 40 | 1990 | Garden condominium | 2 (small sample) | $555,000 |
Chanteclair’s median is $60,000 above Tierra Mar’s, $2,210,000 against $2,150,000, but Tierra Mar’s figure rests on nine sales and Chanteclair’s on two. The Maisonettes next door sell at roughly a quarter of the Chanteclair price because it is a garden condominium rather than a detached house, which is the clearest reason not to confuse the two names.
Villa Lantana’s $3,100,000 is a single sale, and Las Brisas’s $2,950,000 is three. A median from one to three sales tells you what those homes did, not what the neighborhood does. For Chanteclair we show every sale instead, in the market snapshot above.
Chanteclair’s five MLS sales were all detached villas. Beauville and Villa Lantana mix attached and detached villas; Villas of Pelican Bay is attached; and the roster describes Tierra Mar as a villa and townhome condominium. We take each neighborhood’s product description from its own record and recommend checking the specific home.
Chanteclair and Tierra Mar are neighbors on the same Pelican Bay Unit 1 plat, about 230 meters apart, and they appeal to different buyers: Chanteclair is 19 detached lots with a small association, and Tierra Mar is 49 villa and townhome homes built in 1980 and 1981 with far more sales to learn from.

If you want a detached house on its own lot, a small association whose declaration you can read in an afternoon, and no building above you, Chanteclair fits. The largest homes on the street, up to 4,472 square feet on the roll, are larger than anything on Tierra Mar’s roll.
If you want a deeper sales record, shorter marketing times and a lower entry price, Tierra Mar fits. Its 12-month median days on market was 5 against Chanteclair’s two long sales, and its price per square foot was higher, $926 against $788, on the figures above.
Yes. Both are inside Pelican Bay, so the Foundation’s fiscal 2027 assessment, the resale capital assessment and the Pelican Bay Services Division assessment follow the same schedule, subject to each property’s billing route. The neighborhood-level association costs differ and are not published for either.
Owning at Chanteclair at Pelican Bay means a small, detached-home street inside a full-amenity community, with a documented declaration and a flood zone that raises insurance questions. Buyers get privacy and Foundation amenities; they also get thin sales evidence, a long-hold market and a transfer process that includes a board notice.
Buyers who want a quiet, detached Pelican Bay home, who accept a thin sales record and who have read the transfer clause. It is less suited to investors who plan frequent rentals or to buyers who need short marketing times at resale.

If you’re searching for a Chanteclair listing agent, or thinking, ‘I need someone to sell my Chanteclair home…’ you are selling into about 2 sales a year, a buyer who reads the flood zone and the fee layers before touring, and a closing that needs a board notice and two estoppels. McGreevy and Comisar sell Chanteclair on its recorded facts.

Chanteclair is a street where size, condition and paperwork decide the price. As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate, and Jesse McGreevy and Marc Comisar account for over $900 million in personal sales inside that number. We bring that reach to a Chanteclair listing along with the document file a Chanteclair buyer’s lender, insurer and attorney ask for in week one. Read how we sell Pelican Bay homes.

In the last 12 months Chanteclair has seen 2 resales in the Southwest Florida MLS (pulled October 7, 2026).
With 2 Chanteclair closings in 12 months and no active listings, a buyer compares your house with a handful of other sales and with the last few recorded deeds. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price by square footage and condition: the $879 per square foot of a 3,491 square foot house and the $697 of a 1,937 square foot house bracket the recent sales. Our goal is to list at a price that wins the first 30 days, because the two September 2026 sales that took 148 and 465 days show what the alternative looks like.
Article X requires notice to the Board of any sale offer and gives it 15 days to consent or designate a purchaser, and the Foundation requires no approval and holds no right of first refusal. The declaration allows signs only with Board approval, so ask before you stake the lawn.
A dedicated seller page for this neighborhood, titled sell my home in Chanteclair at Pelican Bay, is planned. Until it is published, the plan lives here: pricing by size and condition, the document file before the first showing, and the board-notice timeline built into the contract.
Start with a free home valuation. It takes about a minute, and Jesse follows up with the Chanteclair sales that fit your house: the same size, adjusted for condition and roof. An automated estimate cannot tell a 1,937 square foot house from a 3,491 square foot one, and the two latest sales differ by $1,720,000. We price to the difference.
(239) 898-6072, text or call. Confidential conversations welcome.
For a well-prepared house priced to its size’s recent sales, yes. With no active listings your house would be the only Chanteclair home on the market, but the two September 2026 sales took 148 and 465 days, so pricing discipline matters more than timing.
Against homes of your square footage and condition. The five MLS sales ran from $697 to $879 a square foot, and the 2022 sale above list shows what a well-matched price can do.
Article X requires written notice to the Board of any sale offer, which gives the Board 15 days to consent or designate a purchaser on the same terms. Ask the association in writing what it requires before you list.
The flood zone, the fee layers and the transfer process. Have the disclosure summary, the estoppels and the Foundation’s current schedule ready before the first showing.
Yes, subject to the lease and to the leasing rules. Tell the buyer’s agent the lease terms at the first showing, and remember that the Foundation deactivates owner ID cards during a lease.
The Foundation charges the $15,000 resale capital assessment to the buyer at closing for deeds recorded on or after October 1, 2026. The contract can allocate it differently; most do not.
Chanteclair owners and buyers work directly with Jesse McGreevy and Marc Comisar, not with a call center. The two have sold Southwest Florida real estate for more than twenty years and read Chanteclair’s recorded declarations, the Clerk’s index and every recorded Chanteclair sale before writing this guide.
McGreevy and Comisar are the Domain Realty team behind this Chanteclair guide: Jesse McGreevy, Sales Associate, and Marc Comisar, Broker Associate. Jesse has been in the business since October 2004, the team launched in October 2008, and both work the Naples villa market that Chanteclair sits in.
Between them that is more than twenty years of Southwest Florida transactions, and it is local in the literal sense: the team keeps offices from Naples to Fort Myers, and Jesse has lived in Estero since 2003. You can read the longer version of how the team was built on our about the McGreevy and Comisar team page.
McGreevy and Comisar lead Domain Realty Group, a full-service Southwest Florida real estate team. Learn more about our team at DomainRealtyGroup.com.
McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008. On a Chanteclair page the credential that matters more is narrower than any award: we tracked every Chanteclair closing in the Southwest Florida MLS back to October 2021, 5 in the last 60 months, and in the last 12 months we tracked both Chanteclair closings against the county’s recorded sales before this guide was written.

These are the questions buyers ask us most about Chanteclair at Pelican Bay, answered from the recorded declaration, the Clerk’s index, the Foundation’s published schedule, the county’s maps and the Southwest Florida MLS pull of October 7, 2026. Where a fact is unverified, the answer says so.
It is a homeowners’ association of 19 lots in our reading of the 2012 restated declaration, with assessment liens enforced under Chapter 720. The county roll codes the parcels as condominium, but that is a use code, not the legal regime. The neighboring Chanteclair Maisonettes is a separate condominium.
Chanteclair sits on Chanteclair Dr in Pelican Bay, Naples, FL 34108, in unincorporated Collier County. The 19 homes are addressed 5900-5949 Chanteclair Dr, on the Pelican Bay Unit 1 plat, next to the Chanteclair Maisonettes condominium and the Grosvenor tower.
There are 19 lots and 19 homes, one parcel per lot on the county roll. Seventeen were built in 1987 and two in 1988. The Foundation’s map describes the neighborhood as detached villas and coach homes in manor-house style, about 5.7 acres in all.
Most homes were completed in 1987 and the last two in 1988. The association was incorporated on January 28, 1987, and the original declaration was recorded on April 16, 1987. The restated declaration that governs today was recorded on March 23, 2012.
Chanteclair is 19 detached lots governed by a homeowners’ association; Chanteclair Maisonettes is a 40-unit garden condominium with its own association. They share a boundary and a 1988 maintenance easement, but different documents, fees and prices. The Maisonettes’ 12-month median was $555,000 on 2 sales.
The 5 MLS sales in the last 60 months ran from $1,350,000 to $3,070,000, with a median of $1,911,000. The last 12 months had 2 sales, a small sample, at $1,350,000 and $3,070,000. Price tracks size: the 3,491 square foot house sold at $879 a square foot.
Few. The MLS shows 2 closings in the last 12 months and 5 in 60 months. The county’s file shows 40 qualified sales since 1987 across 19 parcels, so each house has changed hands about twice. That scarcity is why we compare each house individually.
On October 7, 2026 the MLS showed no active or pending Chanteclair listings. Call Marc at (239) 287-5873 and we will watch for a listing and for a quiet, off-market opportunity, since a small street’s best houses sometimes trade before they are listed.
The county roll shows 1,864 to 4,472 square feet, with a median of 2,365 and 10 homes at exactly that size. The MLS sales ran from 1,937 to 3,491 square feet. Ask for the survey and the permit history for any enclosed lanai, because roll area counts heated space only.
The association’s own dues are not published. The documented layers are the Foundation’s fiscal 2027 assessment of $3,435 a year and the Pelican Bay Services Division’s $1,250.00, together $4,685 a year, or about $390.42 a month, before Chanteclair dues. Ask the association for its budget.
The Foundation provides the beaches, tram, Community Center, fitness center, racquets program and water-sports programs described on its published pages. Its fiscal 2027 assessment is $3,435 a year, or $858.75 a quarter. Club Pelican Bay golf is a separate membership.
For fiscal 2027, Collier County’s page shows an operating and maintenance charge of $789.07 plus a capital charge of $460.93, a total of $1,250.00, or $104.17 a month. The division’s board meets at the Community Center, and the county page lists the schedule.
It is a $15,000 Foundation charge on deeds recorded on or after October 1, 2026, customarily paid by the buyer. It rises 3.5 percent a year from October 1, 2027, so $15,525 for deeds recorded after that date. The deciding date is the recording date.
Yes. All ten county address points we queried are in FEMA Zone AE, a coastal floodplain, with a base flood elevation of 10 feet, on panels 12021C0381J and 12021C0383J effective February 8, 2024. A preliminary map is in its 90-day appeal period from August 19, 2026, and we have not confirmed what it shows for this street.
Collier County Evacuation Zone A, the first zone to be ordered out. Know your route before June 1, and ask the seller what the house did in Hurricane Ian in September 2022 and what repairs followed.
A lender will typically require it in Zone AE, and the declaration makes the owner responsible for insuring the home at full replacement value, including flood. Get quotes from an independent agent before you remove your inspection contingency, and ask for the elevation certificate.
In our reading, no. Florida’s milestone inspection and structural reserve rules apply to condominium and cooperative buildings of three stories or more, and Chanteclair is a homeowners’ association of low-rise houses. Collier County’s January 2026 milestone list has no Chanteclair row.
Yes, within limits. The declaration allows leases no more than three times a year with a 30-day minimum and Board approval of the tenant, and the Foundation’s 2019 amendment caps a dwelling at two leases a year unless the neighborhood covenants say otherwise. Plan on two until the association confirms in writing.
No. The 30-day minimum lease in the declaration rules out nightly and weekly rentals. The Foundation’s lease packet adds a $500 fee, 30 days’ notice and ID card deactivation during the lease.
Yes. The 2012 declaration allows conventional pets, leashed on Common Properties, and states no numerical limit that we found. Ask the association whether the Board has adopted a rule since 2012, and read the Foundation’s rules for your animal.
No document we read describes it as 55-plus. The declaration limits a home to six persons and bans time-shares but sets no age limit that we found. Confirm with the association if age matters to you.
We could not confirm it. No public document we read states that the neighborhood is gated, and the recorded instruments describe roads and drives as Common Properties. Visit the street and ask the association rather than rely on a listing description.
Collier County’s 2027 address lookup assigns the ten addresses we checked to Sea Gate Elementary, Pine Ridge Middle and Barron Collier High, with no rezoning flags. Verify your address with the district before relying on it, because zones can change.
Pelican Bay owners use the Foundation’s beaches and tram service, and the Foundation’s pages give current schedules. By car, Vanderbilt Beach is about 9.5 minutes and 3.5 miles from the south end of Chanteclair Dr.
Naples Municipal Airport is about 14.6 minutes and 7.2 miles from the south end of the street, and Southwest Florida International is about 39.4 minutes and 27.8 miles, off-peak, by OSRM routing. Seasonal traffic adds time.
The declaration requires notice to the Board of any sale offer and gives the Board 15 days to consent or designate a purchaser on the same terms. The Foundation does not approve buyers. Ask the association in writing what it requires today.
Possibly, with approval. Article VIII allows pools, decks, landscaping and related equipment at the rear of a lot with written consent, and the 1988 amendment lets pool enclosures sit within the plot boundaries. Larger projects also need Foundation design review and a county permit.
Not outdoors. The declaration requires vehicles to fit in the garage, and boats must fit in the garage with the door closed. Buyers with an RV or a trailered boat should look at a neighborhood with storage.
The homes were built in 1987 and 1988, so every roof, window, door, shutter and air conditioning system has either been replaced or is due. Search the county’s permit history by address and ask for closed permits with dates.
The declaration and any amendments, the current budget and rules, the association’s and Foundation’s estoppels, the section 720.401 disclosure summary, the flood disclosure, any elevation certificate, and the permit history. Call Marc at (239) 287-5873 and we will assemble the list for your address.
Chanteclair is 19 detached lots built in 1987 and 1988; Tierra Mar is 49 villa and townhome homes built in 1980 and 1981, with 9 MLS sales in the last 12 months. See our comparison of Chanteclair and Tierra Mar for the numbers.
No. Golf at Club Pelican Bay is a separate membership with its own terms. By road the club is about 4.5 minutes from the south end of Chanteclair Dr.
When a home is listed, we arrange showings through the listing agent. Call Marc at (239) 287-5873 or read how we represent buyers in Southwest Florida, and we will brief you on the paperwork before you walk through.
These are the questions Chanteclair owners ask us most when they are thinking about a sale, answered from the 2012 declaration, the Foundation’s fiscal 2027 estoppel form, Florida’s 2026 statutes and the Southwest Florida MLS pull of October 7, 2026. Call Jesse direct at (239) 898-6072 for the specifics of your house.
It depends on size, condition and position more than on any neighborhood average. The five MLS sales in five years ran from $1,350,000 to $3,070,000 and from $697 to $879 a square foot. A free home valuation from Jesse prices your house against the closest of them.
$2,210,000 over the last 12 months on 2 sales, $2,075,000 over 24 and 36 months on 3 sales, and $1,911,000 over 60 months on 5 sales. Every window is a small sample, and the two latest sales were $1,720,000 apart, so the median is a poor guide to any one house.
The two September 2026 sales took 148 and 465 days; the April 2025 sale took 17 days and the July 2022 sale 4. Over 60 months the four marketed sales have a midpoint of about 83 days. Pricing to the right comparison is what decides which end of that range you get.
No. A $2,210,000 median describes neither the 1,937 square foot house at $1,350,000 nor the 3,491 square foot house at $3,070,000. Price from the sales closest to your square footage, adjusted for condition, roof, pool and position.
Start from the $879 a square foot achieved on the 3,491 square foot house in September 2026, then account for the 148 days and the cut from $3,499,000 to sell it. A house of 4,472 square feet has no direct sale, so we use the size relationship and condition rather than a single comparable.
Start from the $697 a square foot achieved on the 1,937 square foot house in September 2026, after 465 days and a cut from $1,425,000, and from the $850 and $808 achieved on the 2,441 and 2,365 square foot sales. The 2,365 square foot plan repeats 10 times, so a true comparable usually exists.
Florida’s deed stamp tax is $0.70 per $100, so $14,000 on a $2,000,000 sale and $21,490 on $3,070,000. Under section 201.02 the tax is customarily paid by the seller in Collier County, and the contract controls.
In Collier County the buyer customarily pays for the owner’s title policy, and the seller customarily pays doc stamps. Both are customs, not rules. Your contract can allocate them differently, and a negotiated contract often does.
The 2012 declaration requires written notice to the Board of any sale offer. The Board then has 15 days to consent or to designate a purchaser on the same terms. We recommend asking the association in writing what it requires now, before you list.
It is the declaration’s notice of sale. The owner gives the Board notice of the offer; the Board may charge up to $50, issues a recordable consent, and may refuse if assessments are not current. If a designated purchaser does not close within 30 days, consent is deemed given.
Fifteen days under Article X. We start the clock on the day the contract is signed and calendar the response, because a buyer’s financing, inspection and insurance deadlines run in parallel. A missed notice can delay a closing.
It is a statement of the account’s status that the buyer’s lender and title agent require. Under section 720.30851 the base fee cap is $250 with add-ons of $100 and $150 for expedited and delinquent requests, which we read as the state’s current adjusted caps. Ask the association for its schedule.
$250 at the seller’s cost, plus an optional $100 to expedite, on the Foundation’s fiscal 2027 form, version dated August 31, 2026. The Foundation does not approve a transfer and holds no right of first refusal.
It is a $15,000 Foundation charge on deeds recorded on or after October 1, 2026, customarily paid by the buyer. A seller should expect buyers to price it in. After October 1, 2027 it rises 3.5 percent a year, so $15,000 becomes $15,525.
The Foundation charges $500 when member ID cards are not returned at sale. Collect every card, including guest and renter cards, before closing. We include the return in the closing checklist so the fee is not deducted from your proceeds.
The section 720.401 disclosure summary, which starts the buyer’s three-day voidable period when received, and the section 689.302 flood disclosure, due at or before the time the sales contract is executed. We also give buyers the permits, the estoppels and the declaration.
Under section 689.302, the seller discloses whether the property has flooded and whether a flood claim was made, in the form the statute requires, at or before the time the sales contract is executed. Gather insurance claim records before you list.
It is not a legal requirement for a sale, but buyers and insurers in Zone AE ask for one. If you have one, include it in the listing packet. If you do not, ask an insurance agent whether commissioning one would lower the buyer’s premium.
Yes, subject to the lease and to the leasing rules. Tell the buyer’s agent the lease terms at the first showing, and remember that the Foundation deactivates owner ID cards during a lease. The Article X notice applies to a sale whether or not the house is leased.
Only with Board approval under the declaration, and the Foundation publishes its own sign regulations and a For Sale signage sheet. We request approval in writing before the sign goes up.
The Foundation publishes open house sign regulations, and the declaration restricts signs without Board approval. We follow both and, with a street of 19 homes, we often rely on private showings for a qualified-buyer database instead.
Only what pays back. On a 1987 or 1988 house, buyers weigh roof, windows, air conditioning and flood-readiness more heavily than finishes. Call Jesse and we will compare the recent sales to tell you which updates the market has rewarded.
Roof, windows and doors, shutters, pool and cage, air conditioning, electrical and plumbing. Search the county’s permit history for your address, and close any open or expired permit before a buyer finds it. The architectural approvals behind any pool or exterior change should be in the file too.
Price and disclose accordingly. A buyer’s insurer may ask for a roof certification or a four-point inspection, and a wind-mitigation report can lower premiums. Having those reports ready usually shortens the buyer’s insurance step.
Yes. Zone AE with a 10-foot base flood elevation and a 1987 or 1988 build date are the two facts an insurer prices. A flood quote and a wind quote in hand at listing tell buyers the number, which removes a common reason for a late renegotiation.
Collier County’s preliminary map entered a 90-day appeal period on August 19, 2026, which by our count ends November 17, 2026, with a target effective date of summer 2027. We have not confirmed what zone it assigns to Chanteclair. We watch it, and we tell buyers that a new map is coming.
Directly, as a comparison buyers make, and not in the price: the Maisonettes’ 12-month median was $555,000 on 2 sales, a garden condominium. The shared 1988 maintenance easement is a document item to disclose, not a value driver.
Yes. We keep a qualified-buyer database and can sell quietly with off-market capability when a sale needs to stay private. On a 19-home street, a private sale can protect your timing and your neighbors’ attention.
Cinematic video, drone and professional photography, a qualified-buyer database, and the document file built before the first showing. We also publish this guide, so buyers searching for Chanteclair, Chanteclair Dr or Pelican Bay villas find the house with the facts attached.
They depend on your basis, your residency and how long you have held the house, so talk to a CPA. Foreign sellers should read the IRS summary of FIRPTA withholding, linked in our sources.
They are paid from the proceeds, and the estoppel shows the balance. Under section 720.3085 unpaid assessments can follow the property, so a clean estoppel protects both sides. The declaration lets the Board refuse consent to a transfer while assessments are not current.
When the house is ready and priced to the right comparison. The record is too thin to name a season: July 2022 closed in 4 days and April 2025 in 17, while two September 2026 sales took 148 and 465. We prepare the file first, then choose the listing date with you.
No. A free home valuation takes about a minute to request, and Jesse follows up with the Chanteclair sales that fit your house. There is no obligation, and conversations are confidential.
Call Jesse direct at (239) 898-6072, text, or request a valuation. We will review the declaration items above, the recent sales and the permits for your address, and tell you what a sale could look like before you decide.
