How Is a Silverstone at the Quarry Home Actually Valued?

A Silverstone at the Quarry home is valued by starting from recorded sales on the same floor, because the floor fixes the plan, then adjusting for time, building position on the lake, condition and updates, storm protection, the roof record and the CDD band, and finally testing the figure against the listings a buyer will tour the same week.

Step One: Same Floor, Same Plan

Every downstairs Silverstone home is the 1,654 square foot plan and every upstairs home the 2,297 square foot plan, per the declaration and the county roll. That removes the biggest variable in most valuations, size, and puts the weight on the rest. A downstairs home is compared first with downstairs sales, never with the upstairs median.

Step Two: Time Adjustment

Silverstone prices rose sharply in 2021 and 2022, held upstairs through 2025 and reset downstairs in late 2025. A 2023 downstairs sale at $642,500 is not a 2026 comparable without adjustment, and we show you the adjustment in writing rather than burying it.

Step Three: Building and View

All fourteen buildings back onto the same lake with the golf course beyond it, but Buildings 5 and 6 sit where Coastline Court bends west, Buildings 7 through 17 line the east shore and Building 18 closes the north end. An upstairs home has the longer view. We price the view you actually have, confirmed on site.

Step Four: Condition, Updates and Storm Protection

Silverstone's buildings were finished in 2005 to 2007, so interiors, windows and mechanicals vary a great deal from unit to unit. Approved hurricane shutters or impact glass, recorded on 17 units since 2019, add insurability and buyer confidence, and a wind-mitigation report can turn them into premium credits.

Step Five: The Carrying Cost a Buyer Underwrites

A buyer prices in the monthly cost. Your folio's FY2027 CDD band, from $1,992.51 to $2,427.48, the two association assessments on the estoppels and the property tax at a reset assessment all come off what a buyer will pay. A home in the highest CDD band carries $434.97 a year more than one in the lowest.

On September 26, 2026 one Silverstone home was listed, an upstairs home at $749,000, and Ironstone had two listings at $639,500 and $709,000 on the same plans. Your valuation is tested against the homes your buyer will see that weekend.

The One MLS Closing

The March 2026 sale closed in the MLS on March 27, 2026, listed as two bedrooms plus a den and two baths, after 65 days on market at 90.02% of its $499,900 final list price, or $272.07 per listed square foot. The October 2025 sale does not appear in the MLS records we reviewed, so we count it from the deed record.

Why 8783 Coastline Court Is Not in These Figures

An upstairs home at 8783 Coastline Court sold for $850,000 in March 2026 with only "The Quarry" in its MLS subdivision field. The county roll places it in Nautica Landing at the Quarry, a separate condominium built in 2014, so it is not a Silverstone comparable. Nautica Landing owners have their own valuation page, Nautica Landing at the Quarry home valuation.

What the Floor Split Means for Your Number

Upstairs sells higher in total, about $116,000 at the five-year median, but downstairs sells higher per square foot, because buyers pay for no stairs. That is why we never value one floor off the other's per-foot figure. The county makes the same split in one number: $144,675 between the two floors' 2026 values.

The Same Home, Sold Twice

8739 Coastline Court, unit 102, a downstairs home in Building 14, recorded sales of $579,000 on February 7, 2023 and $630,000 on April 24, 2025. A repeat sale of the same home is the cleanest price signal in the record: about 8.8% higher across roughly two years and two months, before the downstairs reset that followed.

Per-foot figures mislead across floors, because the smaller downstairs plan carries a higher per-foot price, and across time, because the 2022 to 2023 per-foot peak of about $388 to $405 downstairs is not today's market. We use them to test a valuation, not to set one.

Silverstone at the Quarry values have been through four chapters since Centex's first sales: a 2006 developer median of $451,300, a downturn low of $229,000 in 2012, a slow recovery to about $300,000 downstairs by 2019 and 2020, and a 2021 to 2025 run to an $875,000 upstairs sale, followed by a downstairs reset to $450,000.

Upstairs values held a $695,000 to $875,000 band through 2025. Downstairs values gave back most of their 2022 to 2023 gain in the two most recent sales. The public record does not say why; condition, timing and the wider Florida condominium market after the 2024 and 2025 condominium-law changes are all candidates, and we do not assign a cause we cannot document.   • Buyers who pay up for Silverstone want the shortest trip from the gate, a smaller association, a FEMA letter covering every building and an eight-year-old tile roof.

The Silverstone condominium assessment is billed quarterly on January 1, April 1, July 1 and October 1, and The Quarry Community Association assessment is noticed to owners; neither is published publicly, so the two estoppel certificates are the documents of record. The CDD Band

The Quarry Community Development District bills Silverstone homes in its "Coach" class on the November tax bill. By our reading of the CDD's FY2027 bands, 25 homes pay $1,992.51, 19 pay $2,032.05, 3 pay $2,229.76 and 8 pay $2,427.48 (Quarry CDD FY2027 budget). The exact figure for your home is its own line on the tax bill, which we pull for every valuation.

The Resale Fee

The Quarry's recorded declaration says "the purchaser shall pay a resale fee" of $6,500 for transfers in 2026 through 2030, or $1,500 when the purchaser is moving from another Quarry home (section 12.12, Official Records Book 6334, Page 380). It is the buyer's cost, but buyers count it.

What Do Florida's Disclosure Rules Mean for a Silverstone Valuation?

Florida's disclosure rules shape a Silverstone at the Quarry valuation because a buyer who receives the condominium package late can cancel within seven days, and a known defect that is not disclosed can unwind a price. The rules come from two regimes: Chapter 718 for the Silverstone condominium and Section 720.401 through The Quarry's declaration.

Chapter 718 and Section 720.401

Section 720.401, the homeowners association disclosure summary, says it does not apply to associations regulated under Chapter 718, and Silverstone's association is a Chapter 718 condominium association. The Quarry's declaration, however, treats each condominium dwelling as a "Lot" (section 3.28, Official Records Book 6334, Page 358) and requires each contract for the sale of a Lot to include the Section 720.401 disclosure statements immediately before the purchaser's signature (section 20.12, Page 405). This is information, not legal advice; your closing agent or attorney confirms the documents for your sale.

The Condominium Package and the Seven-Day Right

At the seller's expense the buyer receives the declaration, articles, bylaws and rules, the financial statement and budget, the association's reserve study statement, the question-and-answer sheet and a governance form, and may cancel within seven days, excluding weekends and legal holidays, after signing and receiving them (Florida Statutes 718.503). We gather the package before listing so it cannot reopen your price.

The Flood and Tax Disclosures

A residential seller gives a flood disclosure at or before contract (Florida Statutes 689.302), and a buyer receives the property tax disclosure summary (Florida Statutes 689.261). FEMA's 2012 letter for your building turns the first into a selling point.

Known Defects

Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them: prior leaks, claims, unapproved alterations and approved special assessments. A defect found late costs more than one priced in early.

Which Silverstone Records Raise or Protect Your Value?

Five Silverstone records raise or protect a valuation: FEMA's 2012 letter removing all fourteen buildings from the high-risk flood zone, the April 12, 2018 tile reroof notices, the shutter and impact-glass notices on individual units, a Clerk's index with no association lien against a unit since 2019, and the two-story height below Florida's milestone and SIRS threshold.

FEMA's 2012 Letter

FEMA's Letter of Map Amendment 12-04-5534A removed each of the fourteen buildings from the Special Flood Hazard Area, so a lender is not federally required to demand flood insurance, though it may. FEMA's March 2025 preliminary map shows Coastline Court in Zone X.

The 2018 Roofs

Tile-to-tile reroof notices were recorded for all fourteen buildings on April 12, 2018, naming Absolute Roofing (Clerk, OR 5497 PG 1106). An eight-year-old tile roof is a value point with insurers.

Shutters and Impact Glass

Nineteen notices of commencement on 17 Silverstone units since 2019 name shutter or impact-window contractors. The declaration requires written association consent for any shutter (section 17.16), so a valuation credits approved and permitted work.

The Lien Record

The Clerk's index shows 44 association claims of lien between 2008 and 2019 and 19 lis pendens between 2008 and 2018, and none since. Condominium lenders ask, and a clean record keeps financed buyers in your pool.

No Milestone or SIRS Obligation

Florida's milestone inspection and structural integrity reserve study requirements start at three stories (Fla. Stat. 553.899); every Silverstone building is two stories, so there is no milestone summary to discount.

What Moves the Number Before You List a Silverstone at the Quarry Home?

Before you list, the things that move a Silverstone at the Quarry number are the ones a buyer notices in the first ten minutes and the ones an insurer asks for in the first week: paint, lighting and a deep clean; inspection repairs; the wind-mitigation report; and a complete document file with both estoppels, the CDD line, the FEMA letter and the roof notice.

Why is my online estimate different from your valuation?

A portal estimate is an automated model that blends the two floor plans, can mix in Nautica Landing's sales on Coastline Court and cannot see your roof, flood letter, shutters or CDD band. Ours names every comparable.

What does the county say my Silverstone home is worth?

Collier County's 2026 preliminary roll values every downstairs home at $447,150 and every upstairs home at $591,825. Just value is a tax estimate, not a sale price.

Does my building number affect my value?

It can. The buildings were finished at different times between 2005 and 2007 and sit at different points along the lake; we price the view and setting you actually have.

Do hurricane shutters or impact windows raise my value?

They raise insurability and buyer confidence, and a wind-mitigation report can turn them into premium credits. Approved, permitted work is what counts.

Does the 2018 roof raise my value?

It protects it. Every Silverstone building has a recorded tile-to-tile reroof notice from April 12, 2018, and roof age is the first thing an insurer asks.

The buyer, under section 12.12 of The Quarry's declaration, for transfers in 2026 through 2030; $1,500 if the buyer is moving from another Quarry home.
