Savona is a single-family neighborhood inside the master-planned community of Grandezza in Estero, Florida. It is Grandezza's largest village and its newest by the county roll: 169 homes on the 2026 Lee County tax roll, all built between 2004 and 2007, with 11 Southwest Florida MLS closings in the 12 months to September 29, 2026 at a $650,000 median and one home for sale on that date. A word on the name, because search engines blur it. This page covers Savona at Grandezza Neighborhood Association, Inc. in Estero, Lee County, ZIP 33928. It is not Savona Bay, the replat in Fort Myers in ZIP 33908 whose homeowners' association is a separate corporation on the state's register. It is not Savona at Hammock Dunes, the condominium association in Palm Coast on the other side of the state. It is not the Ligurian port city, and it is not the older Savona Homeowner's Association, Inc. that also appears on Florida's corporate register.

Every one of the 11 closed below its final list price. The highest-priced resale in that window was $870,000 for a three-bedroom-plus-den, 2,294 square foot home in March 2026. We publish no count of Savona sales we represented, because none is on file for this village, and we do not dress up a public-record comparison as our own deal.
In the last 12 months we tracked every one of the 11 Savona closings in the Southwest Florida MLS, and we tracked all 47 the MLS has recorded here since October 2021. Each one is listed in the market snapshot below, by month, price, bedrooms and area only.
For Savona sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and discretion when a sale needs to stay quiet. In a village where the last 11 sales split into two price groups, eight between $598,000 and $660,000 and three between $812,500 and $870,000, the marketing has to say which group your home belongs to, and the paperwork has to be ready early: the neighborhood association's estoppel through its manager, and the master association's resale documents.
For Savona buyers: the first question is size and floor plan, because the MLS shows homes from about 1,640 to 2,580 square feet and they have priced very differently. The second is the carry, because the neighborhood association's dues, the master assessment and the club's compulsory social membership are three separate bills and none is a published number we can quote. The third is the paperwork the association keeps behind an owner login.

Living in Savona means a single-family home of roughly 1,640 to 3,900 heated square feet, most often three bedrooms, built in the 2004 to 2007 window, on one of four streets inside gated Grandezza in Estero, with its own neighborhood association on top of the master association and the club's compulsory social membership.
Savona is one of ten villages inside Grandezza, and the largest by unit count at 169 residential parcels on the 2026 Lee County tax roll, all coded single-family use. The master association counts the whole community at 978 homes and our roll count is 977, so Savona is about 17 percent of Grandezza. The village is platted as Grande Oak East, recorded in Plat Book 77, and its association is Savona at Grandezza Neighborhood Association, Inc., a Florida not-for-profit corporation filed February 24, 2004 and active.
The roll addresses Savona's homes on four streets: Grandezza Circle, which carries about two thirds of them, Palermo Lake Court, Grande Lake Drive and Montessa Court. The village's legal description on the roll reads Grande Oak East, Plat Book 77, pages 26 to 38, with lot numbers, so a buyer can confirm from any parcel record that a home is inside Savona and not in the neighboring villages. The master declaration was recorded in 2000 under the name Grande Oak, and its Fifth Amendment, recorded May 2, 2006, is the instrument the recorded-document catalog lists as renaming the community Grandezza, which is why the county's legal descriptions still say Grande Oak.
The public record supports three uses of the property: a full-time home, a seasonal home, and a rental. Grandezza's master association describes a gated community built around a championship golf club, and the market data shows a mix of sales at about $600,000 and sales above $800,000. We read these from the price and size of the homes, and we describe the property, not the people who own or rent it.
Savona sits at the middle of Grandezza's price ladder. On the 12-month MLS pull it had 11 of the community's 55 closings, second only to Sabal Palm at 14, and it is the largest of the villages that are single-family homes. Villages on either side of it in price include Cypress Cove, the rival this page compares in detail, and Saraceno, whose attached villas sold for less.
Five things buyers sometimes assume. No condominium: Savona's parcels are coded single-family on the county roll, so there is no condominium association, no stacked building and no unit number in the deed. No builder inventory: the roll's year built runs 2004 to 2007 and every sale in the record is a resale. No public fee sheet for the village: the neighborhood association does not publish its dues. No 55-plus restriction: neither the master association's site nor the state records we read describe an age-restricted community. No beach or marina: Savona is inland, east of Interstate 75.

All 11 sold below the final list price, by an average of about $30,400. The 60-month window totals $33,485,674 and 12 of its 47 sales closed at or above the final list price, all of them between October 2021 and April 2024.

In the last 12 months we tracked 11 closings, from $598,000 to $870,000, and they fall into two groups with nothing in between. Eight closed from $598,000 to $660,000: homes of 1,678 to 2,431 square feet, with a $627,500 median (mean of $625,000 and $630,000). Three closed from $812,500 to $870,000: the 2,232 and 2,294 square foot homes, two of them three-bedroom-plus-den. Eleven is a small window by market standards, so the $650,000 median is itself the March 2026 sale of a 2,082 square foot home, so it describes the lower group, and nobody should read it as the price of the three larger homes.
The MLS gives a living area for every sale, and the areas cluster. Fifteen sales in 60 months sit at 1,840 to 1,899 square feet, the most common size, at a $680,000 median; in the last 24 months nine of them closed from $575,000 to $740,000 at a $660,000 median (n = 9). Five sales in 60 months sit at 2,290 to 2,299 square feet at an $813,500 median, two of them in the last 24 months at $850,000 and $870,000. Six sales at 1,960 to 1,999 square feet closed at a $715,000 median (mean of $660,000 and $770,000). Those are size groups from the MLS, not named floor plans; the association's plan sheets would name them and we have not seen them.
Bath count did not follow price the way buyers expect. Over 24 months the 12 sales with two baths had a median of $691,500 (mean of $660,000 and $723,000), and the 10 sales with three baths had a median of $656,000 (mean of $652,000 and $660,000). The reason is size: the largest homes in the sample, the 2,232 and 2,294 square foot ones, are two-bath homes. Read bathrooms alongside square feet, not instead of it.
The 36-month median ($699,900, n = 27) and 60-month median ($700,000, n = 47) sit above the 12-month figure because the older sales closed in the 2022 peak. Between February and October 2022 eleven homes sold at a $708,000 median, with a median of 5 days on market, and seven of the eleven closed at or above the final list price. The 60-month window also includes five sales from October to December 2021 at a $689,000 median, four of them above list. Read the longer windows as history and the 12-month and 24-month figures as today.
Every year below is a set of MLS-marketed closings. 2021 covers only October to December, when the 60-month window begins, so it is a partial year.

The pattern is a buyer's rush in late 2021 and 2022, when homes closed in about a week at or above asking, a 2023 peak of $765,000, and then slower and cheaper years: 2025 had the most closings of any year here but the longest median wait, 92 days, and four homes that sat 150 days or more. 2026 is faster, at 33 median days, with the same price level as 2025.
On September 29, 2026 the MLS showed one Savona active: a four-bedroom, three-bath, 2,380 square foot home listed at $799,000 with 179 days on market. That is above the $700,000 median of the seven sales of 2,370 to 2,499 square feet in 60 months, and above every Savona sale of 2023 or later at that size; the only one in the last 24 months, a three-bedroom of 2,431 square feet, closed at $652,000 in June 2026. One active against 11 closings a year is about 1.1 months of supply (our arithmetic), a tight number that reflects how few homes come to market. The 179 days say the ask, not the village, is the obstacle.
The county's qualified recorded sales cover more years than the MLS. This is the long view. County figures are recorded deed prices flagged as qualified arm's-length sales; they are never compared with MLS square-foot figures.

Since September 29, 2025 the county file shows 11 qualified sales at a median of $650,000, the same count and median as the 12-month MLS window, although the county file stops at July 29 and the MLS window runs to September 29. From a $450,000 median in 2020 to $765,000 in 2023 is a 70 percent rise, and from $765,000 to $651,000 in 2026 is a 15 percent fall (our arithmetic). Against 2009, the earliest year in the file with home sales, the 2026 median is 75 percent higher. The file also carries a 2002 row of 122 sales with a multi-million-dollar median and a 1979 row of seven; those are land and lot transfers from before the homes existed, not home resales, and we leave them out of every comparison. It carries no qualified rows for 2003 to 2008, the years the homes were first sold, and we do not know whether those sales were coded as unqualified or are missing from the file, so we do not estimate original prices.
This is a public-record sale, not one of ours, and it is the most recent Savona closing. A three-bedroom, two-bath, 2,073 square foot home closed in July 2026 at $598,000 after 59 days on market, against a final list of $624,000. Four facts stand out. It is the lowest price in the last 12 months, and $23,000 above the 60-month low of $575,000 set in July 2025. It closed at 95.8% of list, just below the 96.3% 12-month median. It is $52,000 below the $650,000 that a home of nearly the same size, 2,082 square feet, brought in March 2026, which shows how much condition, position and timing move a price inside one size group. And it shows the current floor: three-bedroom homes of about 2,000 square feet are closing between $598,000 and $650,000 while sellers of the larger homes are still getting $812,500 and more.
For the buyer, that sale carried costs the price does not show: the neighborhood association's dues, the master association's assessment and the club's compulsory social membership, none of which is published as a figure for Savona (see the fee sections below), and a one-time charge, if any, at closing that the estoppel states.
Savona at Grandezza began as a Florida not-for-profit corporation filed on February 24, 2004, followed by a Declaration of Neighborhood Covenants recorded April 7, 2004 in Official Records Book 4250 at page 777 of the Lee County Clerk's records, and it was built out in 2004 to 2007 according to the Lee County tax roll, with a median year built of 2005.
The Florida Division of Corporations lists Savona at Grandezza Neighborhood Association, Inc. as a Florida not-for-profit corporation with a filing date of February 24, 2004 and an active status. It has filed an annual report every year, the latest on April 13, 2026, and the register shows no name changes and no events. Its principal address, mailing address and registered agent are all c/o Vesta Property Services in Bonita Springs, which is also the manager of the master association. The 2026 record lists seven officers and directors and a community association manager. We do not name individuals on this page; the state record does.
The recorded-document catalog we keep for Grandezza lists the Declaration of Neighborhood Covenants for Savona as recorded on April 7, 2004, with the legal field of the index reading Savona at Grandezza. That is 43 days after the corporation was filed and three weeks after the master declaration's Fourth Amendment, recorded March 17, 2004. The declaration is a public record at the Lee County Clerk of Courts, and it is the document that sets the village's use restrictions, its assessment powers and its architectural rules. We have not summarized its clauses on this page and we do not paraphrase them.
The county roll's year-built field runs from 2004 to 2007 across Savona's 169 residential parcels: 17 in 2004, 107 in 2005, 37 in 2006 and 8 in 2007. About two thirds of the village is therefore a 2005 house. No other Grandezza village starts as late as 2004 on the roll; Cypress Cove, Saraceno, Villa Grande and Grande Estates start in 2001, and Sabal Palm, Oakwood and Avalon in 2001 or 2002. That makes Savona the newest of the villages with more than 100 homes, and its typical home is about 21 years old in 2026.
Savona's owners belong to two bodies. One is the village association above. The other is the Grandezza Master Property Owners Association, Inc., a Florida not-for-profit filed September 7, 2000 and active, which runs the master gate and the community's shared systems and is managed by Vesta Property Services. On top of both sits the club: The Club at Grandezza states that social memberships are compulsory for all Grandezza residents who do not hold a higher membership level. Savona is 169 homes on the Grande Oak East plat inside Grandezza in Estero, with an association formed in 2004 and, on September 29, 2026, exactly one home for sale, asking $799,000 after 179 days. In a village where 22 homes closed in 24 months at a $660,000 median, the seller who prices to the recent closings and has the association paperwork in hand is the one who closes.

A Savona home is a single-family house of 1,638 to 3,916 heated square feet on the Lee County roll, most often three bedrooms (122 of 169 parcels), marketed in the MLS at about 1,640 to 2,580 square feet, in a village built between 2004 and 2007. The county records every parcel as single-family use.
The roll shows heated area from 1,638 to 3,916 square feet with a median of 2,076: 27 parcels under 1,800 square feet, 65 from 1,800 to 2,199, 72 from 2,200 to 2,599 and 5 at 2,600 or more. Bedrooms on the roll are 122 three-bedroom, 32 four-bedroom and 13 two-bedroom parcels, with one parcel each coded six and seven bedrooms, two outliers we do not read anything into. Baths are 102 parcels with two, 65 with three and 2 with four. In the MLS, 40 of the 47 sales in 60 months were three bedrooms, with or without a den, and 7 were four bedrooms, with or without a den.
The association's plan sheets, not the county roll or the MLS, name the floor plans, and we have not seen them. We can say what the sales show: sizes cluster at about 1,650 to 1,680, 1,880 to 1,895, 1,975 to 1,990, 2,215 to 2,235, 2,290 to 2,295 and 2,380 to 2,480 square feet. The 2,294 square foot homes sold for $813,500 in 2022 and for $850,000 and $870,000 in 2026, the top of the village's 60-month record. Buyers comparing homes should compare like size to like size, and we do so on every valuation.
Year built is the county's only condition proxy. A 2005 house has a roof, air-conditioning and water-heating systems that are 20 years old unless replaced, and Florida's insurers price roof age. The county's permit records and the association's records would show what has been replaced; a buyer should ask which roofs, air-conditioning systems, impact windows and re-pipes have been done and when. Because Savona is single-family, each owner is responsible for the roof and exterior of their own home unless the declaration says otherwise, and we have not read it.
The county roll and the MLS extracts we hold do not carry lot size, view or frontage for Savona, and we do not claim golf, lake or preserve frontage for any home without an address in hand. Street names such as Grande Lake Drive and Palermo Lake Court are names, not evidence. Buyers who care about a view should walk the specific lot and check the survey.

A Savona home comes with entry to Grandezza's gated community and access to The Club at Grandezza through the club's membership system: a compulsory social membership for residents who hold no higher tier, with golf, sports and other tiers optional. The master association's own site lists tennis, dining, a fitness center and community swimming pools.
The Grandezza Master Property Owners Association describes a community of 978 homes where residents enjoy tennis, dining, a fitness center, community swimming pools, social events and clubs inside a championship golf community with a gated entrance. It also reports that Grandezza has 24 lakes with aquatic plantings, and it posts a stormwater drainage presentation for residents. The club's address is on Grande Oak Boulevard in Estero.
The Club at Grandezza's own membership page lists categories that include Golf, Club and Social, states that the Club and Social categories are for Grandezza residents only, and says social memberships are compulsory for all residents who do not hold a higher level. It also says the club now welcomes non-resident golf members. The pages we read state no initiation or dues schedule, so we quote no figure. Ask the club's membership office for the current schedule, and the association for how the membership transfers at sale.
Golf is optional. The community guide on our Grandezza page covers the course, the practice facilities, the tennis and pickleball courts and the caps the club places on golf membership. For a Savona buyer the decision is whether the household will pay the golf tier or hold the social tier only, and that decision changes the annual carry by a large amount. We do not publish the dollar difference because the club does not.
Savona's homes do not include a village pool or clubhouse of their own that we can find in the public record: the recorded amenities are Grandezza's. The neighborhood association's dues do not include the club's membership, and the master assessment does not include the neighborhood association's dues. There is no beach or marina; the Gulf is a drive away.
Savona owners pay several layers of dues: the neighborhood association's assessment, the master association's assessment, and the club's compulsory social membership for residents without a higher tier. None of the three is published as a Savona-specific dollar figure on a public page we could read, so this page states the structure and points to the estoppel for the numbers.
Savona at Grandezza Neighborhood Association, Inc. levies its own assessment on the 169 parcels, through Vesta Property Services. The association's page on the master site, its budget and its documents sit behind an owner login, which we confirmed when the page returned a login prompt. The regular assessment, its payment frequency and any special assessment are stated on the estoppel certificate that Florida law requires the association to issue.
The Grandezza Master Property Owners Association levies a master assessment on every home in the community. Its governing documents, board roster, minutes and financials are on the master site's Master Association page, which also requires an owner login. Our earlier research found no published master figure, and the master's own site lists none on the public pages, so we do not repeat any figure that circulates on third-party sites; they trace to older years.
The master assessment covers community-wide matters such as the gates, the primary roads and the shared drainage system and lakes. The neighborhood assessment in a single-family village usually covers the village's common areas and reserves; whether it includes lawn care, irrigation or a bulk service depends on the declaration and the budget. The community guide says bulk cable and internet is a master-level contract, and we treat that as a question to confirm on the estoppel for each home, not a fact about Savona.
Grandezza carries no Community Development District bond assessment on its tax bills; our community research checked Lee County's published list of special districts and found no Grandezza district on it. We confirm the absence of a CDD line on a specific parcel's tax record before closing, because buyers should see it on the bill, not take it from us.
We do not publish an all-in monthly carry for Savona because no public source states one. At the 12-month median of $650,000, every $1,000 of annual dues is about 0.15 percent of the price a year (our arithmetic), so a buyer comparing Savona with a village that has different dues should compare the estoppels, not the prices. That is why the estoppel matters more than any sentence on this page.

Its public pages state a $15 charge for a resident RFID gate tag, payable by check to the Grandezza Master Association because cash is not accepted, at the main gatehouse on weekdays at set hours. The master's annual assessment is not on its public pages; the estoppel states it.
Savona at Grandezza Neighborhood Association, Inc., managed through Vesta Property Services, charges its own assessment. Its amount, its payment schedule, any special assessment, and any amounts owed on a specific home are stated on the estoppel. Under Florida's Homeowners' Association Act, the association has to issue the estoppel within 10 business days of a written or electronic request, and the certificate has to say whether a capital contribution, resale fee or transfer fee is due.
The club's compulsory social membership applies to residents who hold no higher tier, per the club's own membership page. The current dues are not published on the pages we read. Ask the club's membership office in writing for the current dues, any initiation or capital fee, and any food and beverage minimum, before you write an offer.
The statutory estoppel form asks the association to state any capital contribution, resale fee, transfer fee or other fee due, whether the board must approve the transfer, and whether a right of first refusal exists. We have not seen Savona's answers. The association may charge a reasonable estoppel fee that the statute caps at $250 for a certificate on a current account, with an additional $100 for expedited delivery within three business days and up to $150 more if amounts are delinquent. The statute adjusts those caps for inflation every five years, so confirm the current figure, and the contract controls who pays.
Lee County property tax is billed on the county's assessed value. We do not quote a tax bill for Savona because it depends on the assessed value, exemptions and millage for the year, and a buyer's first bill can differ from the seller's when the assessment and exemptions change. Insurance for a single-family home is a homeowners policy with wind coverage, and flood insurance is separate and optional in a Zone X area (see the storm section).
In Lee County the seller customarily pays the documentary stamp tax on the deed, $0.70 per $100 of price, and the owner's title policy, and the contract controls. At the $650,000 12-month median, doc stamps come to $4,550 and the promulgated owner's policy to about $3,325 (an estimate; the exact premium depends on rounding and credits), before commission, any payoff, the association's estoppel fee and prorated dues.
At a $650,000 price, cash at closing beyond the price and any lender costs includes any capital or transfer fee the estoppel states, the buyer's title and lender charges, and a $15 gate tag, then the recurring master and neighborhood assessments plus the club's social membership. We do not add these into one all-in figure because none of the three recurring dollar amounts is public.
The Declaration of Neighborhood Covenants recorded April 7, 2004 governs Savona at Grandezza, together with the association's articles, bylaws and rules; the master association has its own declaration and rules. The recorded instruments are public at the Lee County Clerk, and the association's own documents are available to owners and, through the resale package, to buyers.
The recorded-document catalog lists the Declaration of Neighborhood Covenants for Savona at Official Records Book 4250, page 777, recorded April 7, 2004, and we have not searched the Clerk's records for later amendments to it. It is a recorded instrument in the Lee County Clerk's official records. We have not read it page by page and do not paraphrase its clauses; we tell buyers to request it and read the use restrictions, the leasing rules, the pet rules, the assessment provisions and the amendment history.
The master association's Master Association page lists the governing documents, board roster, meeting minutes and financials, and it sits behind an owner login. The master's declaration was recorded in October 2000 at Official Records Book 3321, page 2858, and amended five times through 2006 according to the catalog. Its Third Amendment, recorded in April 2003, is titled as adding property, and its Fourth, recorded March 17, 2004, precedes Savona's covenants by three weeks. Which amendment brought the Savona land under the master declaration is a question for the recorded instruments, not for this page.
The master site keeps a Realtor Document Library that lists a Realtor Pack for each Grandezza neighborhood, Savona among them, and a note on the community's for-sale and open-house sign regulations. When we followed the Savona pack link it returned a login prompt, so we have not read the pack. An owner or a listing agent with access would hold the village's resale documents and fee information.
The master association's regulations page says that, unless specifically approved in writing, no signs, advertisements or notices may be posted, that garage doors are kept closed except for entry and exit, and that each community is governed by its own elected board with rules specific to that community. Our Grandezza research adds that a master architectural review board sets community-wide standards and each village has its own on top. Exterior changes such as paint, roofing, fencing or screen enclosures therefore need the right approvals before work begins, and we follow the sign regulations on every listing.
Whether the neighborhood association requires board approval of a sale or lease is a question for its declaration and rules, and Florida's estoppel form asks the association to say. Ask the manager for the village's current sale and lease procedure and any application fee before you list or make an offer.
Florida's Homeowners' Association Act tells a board, at the first board meeting after the annual meeting, to consider filing notices to preserve the community's covenants from extinguishment under the Marketable Record Title Act. We have not searched the Clerk's records for such a notice on Savona and do not state one exists. It is a routine question for a buyer's attorney.
Savona at Grandezza is not described as a 55-plus community by any source we read. The master association's site does not advertise an age restriction, the state's corporate records for the association carry none, and no age-restricted housing declaration is part of the public record we found for the village. We describe the property, not who may live in it.
Federal fair housing law lets qualifying communities restrict occupancy to those 55 and older, and communities that do so must meet specific requirements, including a declared intent and adopted policies. A village that has not adopted them is not a 55-plus community. A buyer of any age can buy in Savona, subject to the association's ordinary approval and rules, and we check the declaration for any occupancy limit before a client offers.
Renting out a Savona home appears possible, since the master association's Access Control page says renters are granted a guest pass for the duration of their stay and can buy an RFID tag for stays over 30 days, but the neighborhood association's own minimum lease term, frequency limit and approval process are not published and must be confirmed in writing before you buy.
The master site says persons with a temporary vehicle, including a rental, are issued a guest pass for the length of time required, and that renters are granted a guest pass for the duration of their stay. Guest passes work for entry only at the main gate. So the master level contemplates tenants and gives them access.
Minimum lease terms, the number of leases a year, tenant approval and any application fee are typically set in a village's declaration and rules, and the master association says each community has its own board and rules. Third-party rental listings report seasonal furnished rates, but we do not treat rental listings as a source and publish no term or rate. Ask the manager for the current rule in writing.
We publish no short-term rental rule for Savona, because none is public. A buyer planning any stay shorter than a month should treat it as not permitted until the association confirms otherwise in writing. Florida's transient rental tax rules apply to any short-term rental that is allowed.
A landlord should request the lease rules, the tenant application and its fees, any capital or transfer fee triggered by a lease, whether tenants may have pets, and how gate access and parking pass to a tenant, before making an offer.
Pet rules at Savona in Grandezza start with the master association's community-wide rule, which requires pet owners to clean up after their pets and to keep them leashed at all times outside the home, and add whatever the neighborhood association's own documents say, which are not published. A buyer with a pet should get the village rule in writing.
The master's regulations page lists two pet-related rules: pets must be leashed at all times when outside the home, and owners must clean up after them. It also says golf cart paths are for golfers only, and that walking, jogging, cycling and dog walking on them are not permitted. So the cart paths are not a dog-walking route.
We cannot state a number, size or breed limit for Savona, and we do not publish a blanket rule. We can say that assistance animals for a person with a disability are handled under federal fair housing rules, which apply regardless of an association's pet policy, per the U.S. Department of Housing and Urban Development.
Ask the manager for the village's pet rule and the master office for the community rule. A written answer before you go under contract avoids a surprise at closing.

Milestone inspections and structural integrity reserve studies apply to condominium and cooperative buildings of three or more habitable stories, and Savona's parcels are coded single-family on the county roll, so those rules are not the ones that govern Savona's homes. A buyer should still read the neighborhood association's budget and reserves.
Senate Bill 4-D, passed in 2022 after the Surfside collapse, created statewide milestone inspections and structural integrity reserve studies for condominium buildings three or more stories tall, and House Bill 913 in 2025 refined them. Those laws sit in Chapter 718 and Section 553.899. Grandezza's condominium villages are a separate case; our Grandezza guide covers them, and Sabal Palm, Oakwood and Avalon each have their own pages.
Under Section 720.303, a homeowners' association's budget may include reserve accounts for capital expenditures and deferred maintenance, and members are entitled to a copy of the budget. A homeowners' association that maintains roads, drainage, entry features or common landscaping may have a reserve line, and a buyer should ask what it funds and whether a special assessment is planned.
We infer that Savona is a homeowners' association community from the county's single-family coding, the name Neighborhood Association and the title Declaration of Neighborhood Covenants. We have not read the declaration, and the roster's regime column rests on the same evidence. If the declaration says otherwise, this section changes.
The Homeowners' Association Act gives members a right to inspect and copy official records, including the annual budget, financial report, insurance policies, governing documents and meeting minutes. Buyers should get the declaration, articles, bylaws, rules, the current budget and financial report and the estoppel before the inspection period ends.
At three points we geocoded to Savona's streets, the FEMA flood map shows Zone X, described as an area of minimal flood hazard and outside the special flood hazard area. A box of about two thirds of a mile on a side around the village returned only that one Zone X polygon. That is a map reading, not a survey.
FEMA's National Flood Hazard Layer returned Zone X with the subtype area of minimal flood hazard at test points on Grandezza Circle, Palermo Lake Court and Grande Lake Drive, and the special flood hazard flag was false at each. The panel layer lists FIRM panel 12071C0584F, printed as a countywide panel with an effective date of August 28, 2008; letters of map revision issued since then may not appear on that panel record. The Village's own flood map service and the FEMA Map Service Center let a buyer check the exact address.
A federally backed mortgage requires flood insurance in a special flood hazard area, which means zones starting with A or V. Zone X is outside it, so a lender does not require flood insurance on the map alone, although any lender or insurer may recommend it and any owner can buy it. The Village of Estero says that anywhere it rains it can flood, that more than 30 percent of flood claims come from homes outside high-risk zones, and that Zone X owners may qualify for lower-cost Preferred Risk policies. A new flood policy has a 30-day waiting period.
Grandezza is inland, east of Interstate 75. Lee County's evacuation zones are surge-based and separate from flood zones, and we have not confirmed Savona's zone letter, so a buyer should look it up on the county's evacuation zone map. Hurricane Ian made landfall on September 28, 2022 as a Category 4 storm near Cayo Costa, with its worst surge on the coast and islands; Hurricane Milton in October 2024 made landfall near Siesta Key as a Category 3, north of Lee County. We hold no Savona-specific damage, flood or claims record and do not say the village was undamaged; permits and the association's records show what was repaired.
Savona's homes were built in 2004 to 2007, after the statewide Florida Building Code took effect in 2002, and most homes of that era can qualify for wind-mitigation credits when an inspector verifies features such as roof-to-wall connections, opening protection and roof shape on the state's uniform mitigation form. Section 627.0629 governs the credits. The Village of Estero participates in FEMA's Community Rating System at Class 6, a 20 percent discount on flood insurance for properties in a special flood hazard area, which does not apply to a Zone X home.
The homeowners policy covers the structure, and the wind deductible and roof age drive the premium. Statewide, homeowners premiums have been volatile in recent years, and we do not publish a Savona premium because no public source does. Ask your agent for a quote on the specific address and a wind mitigation inspection, and ask the seller for the roof's age and any claim history.
Savona is in the Village of Estero, and the public schools the Village lists for Estero are Pinewoods Elementary for kindergarten through fifth grade, Three Oaks Middle School for sixth through eighth and Estero High School for ninth through twelfth. Lee County sets enrollment through the district, so a family should confirm current options for a specific address.
The Village of Estero's schools page lists Pinewoods Elementary at 11900 Stoneybrook Golf Drive, Three Oaks Middle School at 18500 Three Oaks Parkway and Estero High School at 21900 River Ranch Road. Our earlier research puts the drive at roughly 5 to 15 minutes depending on the school and traffic, measured from the community's main gate.
The Village's page does not state the assignment rules and points families to the Lee County Public School District, which it lists at 239-334-1102. The district's own school pages and its enrollment office are the place to confirm current options for an address; we do not guess at a boundary.
Florida Gulf Coast University sits on the northeast border of Estero, and the Village lists a second public college in southern Fort Myers. Several private and charter schools serve South Lee County, and the Village points families to the Florida Department of Education's directories.
Permit history for a Savona home sits in two places: Lee County issued the original building permits, since the Village of Estero did not incorporate until the end of 2014, and the Village's Community Development Department issues permits today. Recorded instruments sit with the Lee County Clerk. We have not searched either for a specific address.
The Village's permits page directs new construction, remodeling and signage questions to Community Development at 9401 Corkscrew Palms Circle, with a permitting line at 239.221.5036. For older records, the Village's flood FAQ directs owners of structures built before May 9, 2016 to Lee County for elevation certificates, and Lee County's Community Development Department holds the county's permit records.
For a 2005 home, the useful permit questions are the roof, windows and doors, the air-conditioning system, the water heater, the electrical panel, any pool or screen enclosure and any addition. A permit and a final inspection are evidence; an unpermitted change is a question for the seller. Florida's Building Code requires permits for most roofing, electrical, plumbing and structural work.
We did not read a permit list for any Savona address, the recorded declaration or its amendments, or the association's minutes. Those are the documents that would show a special assessment, a roof project or a rule change, and we ask for them on every purchase.
Near Savona, the largest project is the Village of Estero's roughly $23 million Corkscrew Road shared-use path, which runs to Palermo Lake Court, a Savona street the Village calls the eastern entrance of Grandezza, with completion estimated for Fall 2026. Lee County's Corkscrew Road widening and new retail across the parkway are also in the record.
The Village's July 2025 project update describes a 10-foot asphalt pathway on the north side of Corkscrew Road from Ben Hill Griffin Parkway to Palermo Lake Court, a 6-foot concrete sidewalk east of it, and a 10-foot pathway on the south side to Bella Terra Boulevard, with roadway lighting and landscaping. Project cost is about $23 million, including $4.6 million for landscaping and irrigation and $4 million for lighting, and the update warns of daytime lane closures. The master association's notice says most GPS applications route visitors to the Savona gate, and we have not confirmed whether the Savona gate and the Palermo Lake Court entrance are the same gate.
Our Grandezza research reports that Lee County's widening of Corkscrew Road is six lanes from Ben Hill Griffin Parkway to Fire House Lane, with a second phase east of Grandezza under construction, and that the Village approved a Chick-fil-A design across the parkway in December 2025 with a 2027 opening target. Miromar Outlets is adjacent. The public projects are paid for by Lee County and the Village, not by a Grandezza CDD.
Lee County's Three Oaks Parkway extension north toward Daniels Parkway targets a mid-2028 completion, and large communities to the east, including Kingston and Verdana Village, are the reason for the road spending. More regional traffic on Corkscrew Road over time is the honest negative; we make no claim about any project's effect on a Savona home's price.
Daily life at Savona runs through Grandezza's gates: the main gate on Ben Hill Griffin Parkway is the only entrance for guests and contractors, and Savona's own gate is for residents. Trash is picked up on Wednesdays, with a hard container required, and Coconut Point, the emergency department, Interstate 75 and the Gulf beaches are short drives.
The master association's notice tells residents to advise contractors and visitors that access is only at the main gate on Ben Hill Griffin Parkway, because most GPS applications direct drivers to the gates at Savona and the maintenance area on Corkscrew Road, which causes backups and, in some cases, damage to gate equipment. Tailgating an unregistered visitor is prohibited, with RFID suspension of up to 90 days. First-time entrants show photo ID, and guests are registered through the visitor control system; the master's home page names a GoAccess system and its Access Control page still describes dwellingLIVE, so confirm the current procedure with the gatehouse.
Per the master's regulations, trash and recycling are picked up on Wednesday and placed curbside no earlier than 6 p.m. on Tuesday, in a hard container, because loose bags attract animals. No vehicles may be parked on the street overnight, commercial vehicles may not be parked in driveways overnight, and garage doors are kept closed except for entry and exit.
Vesta Property Services, at 24301 Walden Center Drive, Suite 101 in Bonita Springs, manages the master association, and the Savona association's principal address is c/o the same firm. The master board meets at the club, with a summer break in June, July and August; the home page lists the next meeting for September 24, 2026.

Savona is the middle rung of Grandezza's eight-village ladder at Grandezza: 169 single-family homes built 2004 to 2007, with a $650,000 median on 11 MLS closings in 12 months, roughly double the entry condominiums and half the custom estates. Only Sabal Palm closed more homes.

The eight villages hold 943 residential parcels on the roster's count, the 34 homes of Solemar and Santa Lucia bring Grandezza to 977 against the master association's stated 978, and the 12-month closings across the eight villages sum to 55. The three condominium villages are Sabal Palm, Oakwood and Avalon, under Chapter 718; every other village is a homeowners' association or neighborhood association. The regime column is the roster's reading of entity type and county coding, not of the declarations.
Sabal Palm is the largest village, at 224 coach and garden condominium homes in three phases, and the only village with more 12-month closings than Savona. Its $314,500 median is less than half of Savona's, which is the clearest picture of the community's entry point against its single-family middle.
Villa Grande has 79 homes with two small sections, Solemar and Santa Lucia, whose 34 homes closed once each in five years and are covered on the Villa Grande page. Its 12-month median of $895,000 on 7 closings sits $245,000 above Savona's $650,000 on 11, and its roll heated-area median across its 113 homes with the two sections is larger, 2,677 square feet against Savona's 2,076.
Grande Estates is the custom-estate village: 91 homes on the roll with heated areas up to 7,925 square feet, and a $1,300,000 median on 5 closings, exactly twice Savona's. It is a separate association with a 12-month median exactly twice Savona's.
Saraceno is the attached-villa village at 69 homes. Its roll heated-area median is 2,028 square feet against Savona's 2,076, and its 12-month median of $619,500 on 4 sales, a small sample, sits $30,500 below Savona's, so a buyer weighing similar-sized homes compares Saraceno's attached villas with Savona's detached-lot homes.
Oakwood and Avalon are the coach-home condominium villages, at 116 and 80 units built 2001 to 2005. Their small-sample 12-month medians of $460,000 and $439,750 sit about $190,000 to $210,000 below Savona's. A condominium buyer works from a Chapter 718 document package that Savona's single-family parcels do not have.

Choose Savona for the larger number of homes and a lower entry price inside Grandezza, with a $700,000 median across 47 MLS closings in 60 months; choose Cypress Cove for larger homes, some four-bedroom, at a $757,500 median over 24 months, with fewer sales.

Size, not rate. Over the same 36 months, Cypress Cove closed 20 times at a $766,250 median while Savona closed 27 times at $699,900, a gap of $66,350 or about 9 percent. Yet Savona's median price per MLS square foot was higher, $365.36 against $358.32, so Cypress Cove's premium buys more house, with a median roll heated area of 2,427 square feet against 2,076, not a higher price per foot. The 12-month gap is wider, $107,500, but Cypress Cove's 12-month median rests on 7 sales.
Savona's 22 sales in 24 months against Cypress Cove's 15 make it the more liquid of the two by volume, and the 1.1 months of supply against 3.4 shows fewer options for a buyer. Cypress Cove has moved faster over 36 months, 18 median days against 39, so its homes have been easier to sell once listed. Both villages' 12-month medians rest on small windows, 11 and 7 sales, so we lead with longer windows when we compare.
Choose Savona if a newer build, one association, a wider choice of sizes around 1,900 to 2,300 square feet and a price near $650,000 to $700,000 matter most. Choose Cypress Cove if you want more square footage or a fourth bedroom and accept two sections' rules and fewer comparable sales when you sell. If you are weighing both, the gate, the master association and the club are the same; the village association, the plat, the year built and the size mix differ. Savona's strengths are the newest homes among Grandezza's larger villages, a wide choice of sizes at prices below Cypress Cove, Villa Grande and Grande Estates, and a liquid resale market for its size; its weaknesses are unpublished dues, a price level that has eased from the 2023 peak, and a market where the priciest homes sit for months.
