Living in Avalon as a Homebuyer

Living in Avalon means a three-bedroom coach-home condominium in a four-unit building, an association that maintains the common property, and a place inside the gated Grandezza community, where a compulsory social membership at The Club at Grandezza sits on top of your dues and golf is optional.

What Is Avalon at Grandezza?

Avalon is one of ten named villages inside Grandezza. The Grandezza Master Association's own communities page describes Avalon as an 80-door condominium community with a clubhouse, a workout room, a pool and a spa, four units to each building. The 2026 Lee County tax roll agrees on the count: 80 residential parcels, every one coded as condominium use and every one a three-bedroom, in 20 buildings.

Ten Villages, One Master Gate

Grandezza is ten villages, not the twelve that some marketing copy and even the master association's homepage count, because the twelve counts phases such as Avalon I, II and III as if they were separate places. Every village has its own association and its own recorded documents. Avalon is the sixth largest of the eight villages we cover with a full guide, larger than Saraceno at 69 and smaller than Oakwood at 116.

Who Buys an Avalon Coach Home?

The public record supports three uses of the property: a seasonal lock-and-leave base near Miromar Outlets and the Gulf, a primary residence with three bedrooms at a condominium price, and a rental unit where the declaration allows it. We read these from the size, price and building type of the homes, and we describe the property, not the people who own or rent it.

A Day in the Neighborhood

Avalon's streets are Burnside Place and the drives that connect it to Grande Oak Boulevard, the community's main road, where the master association posts a 30 mph limit. Vehicles enter through the gate on an RFID tag, guests are registered through the visitor system, and the Wednesday trash and recycling pickup runs curbside from 6 p.m. Tuesday. The clubhouse, restaurants, tennis courts and golf course belong to the club and are reached from the same road.

What Avalon Does Not Have

Five things buyers sometimes assume. No inner gate: Avalon shares the master gate; only Grande Estates has a private second gate. No new construction: the last Avalon building dates to 2005, so every sale is a resale. No public fee sheet: we found no published 2026 dollar figure for the Avalon association or the master fee. No age restriction that we can find, which we cover below. No confirmed story count in the public record we hold, which matters for Florida's condo safety rules and is also covered below.

One further transaction, in August 2026, was entered in the MLS after closing at $689,000 for a 2,043 square foot, three-bedroom home. It was not marketed through the MLS, has no days on market, and is excluded from every median on this page.

The 12-Month Window Alone

In the last 12 months we tracked 4 closings, from $349,900 to $601,000: a 2,133 square foot home in July 2026 at $409,500 after 224 days, a 1,656 square foot home in May 2026 at $349,900 after 173 days, a 2,043 square foot home in May 2026 at $601,000 after 4 days, and a 1,767 square foot home in January 2026 at $470,000 after 34 days. Four is a small sample, so the $439,750 median describes four sales and forecasts nothing. The spread does the talking: the fastest sale and the cheapest sale in the window are 169 days and $251,100 apart.

Longer Windows and Why They Differ

The 36-month median ($470,000, n = 9) and 60-month median ($500,000, n = 17) sit above the 12-month figure because the older sales closed in 2023 and 2024, when 1,767 square foot homes sold for $540,000 to $550,000 and larger homes reached $630,000 and $660,000. The 60-month window also includes two 2022 sales that closed above list within 5 days. Read the longer windows as history and the 12-month and 24-month figures as today.

Living Area: Four MLS Figures, Two Roll Plans

The county roll records exactly two sizes in Avalon, 1,656 and 2,043 heated square feet, 40 parcels each and two of each in every building. The MLS reports four living-area figures over five years: 1,656 (2 sales), 1,767 (9 sales), 2,043 (3 sales) and 2,133 (3 sales). We cannot map 1,767 or 2,133 to a roll plan from public records, and we do not guess. What the MLS shows is that the 1,767 square foot sales carry the middle of the price range: $540,000 median across 9 sales (n = 9) against $403,450 across the 2 sales at 1,656 (a mean of $349,900 and $457,000). Treat any size comparison here as a small sample.

The pattern is a fast climb through 2022 and 2023, a plateau near $550,000 to $630,000 in 2023 and 2024, and a slower, lower market since 2025: all six closings from 2025 on took a median of 81.5 days and closed at a median of 93.9% of the final list.

What Is For Sale at Avalon Right Now

On September 29, 2026 the MLS showed two Avalon actives, both three-bedroom, 1,767 square foot homes: one listed at $475,000 with 39 days on market and one at $439,000 with 159 days. The median active list price is $457,000. Two active listings against 4 closings in 12 months is about 6.0 months of supply (our arithmetic, at the 12-month pace). The older listing has sat 159 days at an ask above the $409,500 to $470,000 middle pair of the last 12 months, and that is a price signal before it is a market signal.

The county's qualified recorded sales cover more years than the MLS. This is the long view. County figures are recorded deed prices flagged as qualified arm's-length sales; they are never compared with MLS square-foot figures.

Since September 29, 2025 the county file shows 5 qualified sales at a median of $470,000. From a $357,500 median across 16 sales in 2021 to $547,500 across 5 in 2023 is a rise of about 53 percent, and from $547,500 to $470,000 in 2026 is a fall of about 14 percent. Small counts move medians, so we describe the direction and not a precise rate. Bulk transfers recorded in 1999 to 2001, when the buildings did not yet exist, are not resale prices and we leave them out of the table.

The Two Roll Plans on the County Record

Split by the roll's heated area, the county's qualified sales since 2023 show 10 sales of the 1,656 square foot plan at a $541,000 median and 6 sales of the 2,043 square foot plan at a $615,500 median (n = 6, even, the mean of $601,000 and $630,000). In 2021 the same two plans had medians of $337,500 (n = 8) and $419,000 (n = 8). The gap between the plans was about $82,000 in 2021 and about $75,000 since 2023, so the bigger plan has held a premium of roughly $75,000 to $82,000 through the whole run-up. Both are small samples.

A Public-Record Sale, Walked Through: July 2026

This is a public-record sale, not one of ours, and it is the most recent MLS-marketed Avalon closing. A three-bedroom, 2,133 square foot coach home closed in July 2026 at $409,500 after 224 days on market, against a final list of $459,900. Four facts stand out. It closed at 89.0% of the final list, the lowest ratio in the 60-month record. It waited 224 days, the longest in the record. It closed $60,500 below the January 2026 sale of a 1,767 square foot home ($470,000) and $191,500 below the May 2026 sale of a 2,043 square foot home ($601,000). And it shows the current floor: a home that sat for seven months sold for what a smaller, better-priced home would have brought earlier.

For the buyer, that sale carried costs the price does not show: the master association's assessment, the Avalon association's assessment, the compulsory club membership and a one-time set of transfer charges, none of which we can state in 2026 dollars from public records, which is why the estoppel matters more than any sentence on this page.

How Did Avalon Come to Be?

Avalon began as a recorded commons covenant and the first of three condominium declarations on July 12, 2002, was completed by two later declarations in August 2004 and May 2005, and was built out from 2002 to 2005 according to the Lee County tax roll, with a median year built of 2005 across its 80 parcels.

Grandezza Before Avalon, 2000 to 2001

The Florida Division of Corporations lists the Grandezza Master Property Owners Association with a September 7, 2000 filing date, and the master declaration was recorded on October 31, 2000 under the community's original name, Grande Oak, per our earlier Lee County Clerk research. A fifth amendment recorded on May 2, 2006 renamed the community Grandezza. That is why Avalon's recorded documents and the roll's legal descriptions still say Grande Oak in places. When a first amendment to the master declaration was recorded on May 2, 2001, the Clerk index showed a grantor entity named Avalon Grande Oak LLC. We do not know that entity's role and we attribute no builder to Avalon: builder claims for Grandezza villages circulate on brokerage sites, and none is a source.

The Commons Association, February 2002

Avalon at Grandezza Commons Association, Inc. is a Florida not-for-profit corporation filed on February 6, 2002, and the state's register lists it as active. Its last recorded event is a corporate merger filed on December 4, 2006, which fits the roster's finding that the per-condominium corporations for Avalon I, II and III are inactive and one surviving association carries the neighborhood. It filed annual reports in 2024, 2025 and 2026, the latest on April 13, 2026, and that filing gives Vesta Property Services in Bonita Springs as its principal address, mailing address and registered agent.

Avalon I, July 2002

Avalon I is the first condominium: 24 units in six buildings, with a declaration recorded on July 12, 2002 at Official Records Book 3684, Page 4400, the same day as the commons covenant for the neighborhood's shared tract at Book 3684, Page 4360. The state's Division of Condominiums lists the project as approved and recorded. Per the county roll, half of its 24 units were built in 2002 and half in 2003. Amendments to the Avalon I declaration followed on February 17, 2003, February 28, 2003 and April 19, 2007.

Avalon II, August 2004

Avalon II adds 28 units in seven buildings under a declaration recorded on August 25, 2004 at Book 4408, Page 708. The state register lists it as approved and recorded with 28 units. Twelve of its units were built in 2004 and sixteen in 2005. Our Clerk research found six amendments to the Avalon II declaration between September 2004 and April 2007, which shows a phase that was still being adjusted while its buildings went up.

Avalon III, May 2005

Avalon III completes the neighborhood with 28 units in seven buildings under a declaration recorded on May 25, 2005 at Book 4725, Page 843. All 28 units were built in 2005 per the roll. Its declaration was amended seven times between August 2005 and April 2007, and the state register lists it as approved and recorded, 28 units. That gives Avalon three condominiums, three declarations and 20 catalogued recorded documents in all, which we have indexed but not read page by page.

Twenty Buildings, Three Phases

Put the three phases together and the arithmetic closes: 6 buildings and 24 units in Avalon I, 7 and 28 in Avalon II, 7 and 28 in Avalon III, so 20 buildings and 80 units. The roll's year-built field runs from 2002 to 2005 with 24 units built in 2002 and 2003, 12 in 2004 and 44 in 2005. More than half of Avalon is therefore a 2005 building, younger than Oakwood, whose roll median is 2002.

The Homes: What Is an Avalon Condo Like?

An Avalon condo is a three-bedroom, two-bath coach home on the county roll, in two plans of 1,656 and 2,043 heated square feet, in four-unit buildings built from 2002 to 2005. The MLS records baths as 2(1), which we read as two full baths and a half bath, and adds a den to some listings.

Size and Plans

The roll shows 40 parcels at 1,656 square feet and 40 at 2,043 square feet, two of each in every building, all with two baths on the roll and three bedrooms. The MLS adds a fourth bedroom on one sale and a den on three, and reports living area at 1,656, 1,767, 2,043 and 2,133 square feet. We have no plan sheet from the association, so we name no floor plan and claim no layout beyond three bedrooms on every roll record and 2(1) baths in the MLS.

Four Units to a Building

The master association describes four units to a building, and the roll's parcels confirm it: each of the 20 buildings carries four parcels, two at each plan size. Whether the units are stacked or side by side, how many floors the buildings have, and how entries and garages are arranged are set by the recorded declaration and plans, and the county roll data we hold carries no story field. Community descriptions online call the buildings two-story; we treat that as unverified until the declaration or a certificate of occupancy says so, and we say why it matters in the condo law section below.

Garages and Parking

The roll and the MLS do not state garage counts for Avalon in the data we hold, and we do not repeat brokerage claims of two-car garages. What the master association does publish is that no vehicle may be parked on the street overnight and that commercial vehicles may not be parked in driveways overnight. Ask the association how parking is assigned and confirm the garage on the specific unit before you make an offer.

What the Roll Says About Condition

Year built is the county's only condition proxy, and it is a blunt one. An Avalon roof is 21 to 24 years old unless the association has replaced it, and windows, plumbing and air-conditioning systems follow their own schedules. The association carries the building exteriors and roofs in a typical Florida condominium, so ask which have been replaced and when, and read the reserve schedule in the budget.

What Amenities Come With an Avalon Condo?

An Avalon condo comes with the neighborhood's own clubhouse, workout room, pool and spa, per the master association, plus access to The Club at Grandezza once you hold the compulsory social membership: an 18-hole golf course, six Har-Tru tennis courts, a fitness center, a resort pool and dining in a clubhouse of more than 50,000 square feet.

Avalon's Own Clubhouse, Pool and Spa

The Grandezza Master Association's communities page states that Avalon has a clubhouse with a workout room, a pool and a spa. We have not toured the facility and the association's site gives no hours, capacity or rules, so we describe what the master association says and no more. Ask the association for the pool rules and any guest limits.

The Club at Grandezza

The community's private club sits on Grande Oak Boulevard. It has been owned and operated by Heritage Golf Group since September 2023, per Heritage's press release. The club's membership page describes five categories: Full Golf and Executive Golf, open to residents and non-residents, and Sports, Club and Social, open to residents only. The same page says social memberships are compulsory for all Grandezza residents who do not hold a higher level, so a compulsory club membership is part of owning an Avalon home even if you never play golf.

What a Social Membership Covers

The club's page says Social members receive access to dining and social events in the clubhouse and to the resort-style swimming pool. Golf, tennis and fitness sit in the higher categories. The club does not publish its 2026 dues and fees on the pages we read, and figures that circulate online trace to older years, so this page prints none.

Golf, Tennis and the Community Calendar

The course is 18 holes and par 72. The club lists six Har-Tru clay tennis courts and offers league play and instruction. Golf memberships are a separate, optional purchase, and the club's own text says Sports members play under seasonal tee-time rules. If you plan to golf, ask the membership office for the current category, initiation and dues in writing before you go under contract.

What Is Not Included

The Avalon association's dues do not include the club membership, and the master association's assessment does not either. The compulsory social membership, any food and beverage minimum and golf or sports upgrades are club charges, separate from the two associations. The master association's description of Avalon's clubhouse mentions a workout room, pool and spa and no dining, and the club's clubhouse is a separate building on Grande Oak Boulevard.

What Are the HOA and Condo Fees at Avalon?

Avalon owners pay two associations plus the club: the Grandezza Master Association's assessment, the Avalon commons and condominium association's assessment, and the club's compulsory social membership dues. We found no published 2026 dollar figure for the Avalon assessment, so this page states the structure and points to the estoppel for the number.

The Master Assessment

The master association covers community-wide items: the master gate and access system, main roads and common landscaping, the lakes and drainage, and the architectural review board. Its documents library lists the master governing documents publicly and holds the master budget and financials in categories that we did not open. We do not print a master assessment figure because the only figures in circulation trace to older years.

The Avalon Assessment

Avalon's association handles what is specific to Avalon: the building exteriors, roofs and grounds a condominium association typically carries, plus insurance and reserves. The association's own financial statements for 2025 and 2026 appear as document categories on the master association's library page, which points to a budget process the owners can read. We have not read them, and we do not estimate a dollar figure. The estoppel from the association's manager, Vesta Property Services, states the current amount.

What a Condo Fee Typically Buys

In a Florida condominium the association fee usually covers building insurance, roof and exterior upkeep, common grounds and the reserve contribution. Whether Avalon's fee also covers water, sewer, trash, cable or internet is set by its declaration and budget and is not in the public record we hold. Money words matter here: nothing on this page says a service is bundled or included unless a document we cite says so.

No CDD

Grandezza appears on no list of Community Development Districts on Lee County's special districts page, which names the county's CDDs and does not include it, so no CDD bond assessment line rides on an Avalon tax bill. We confirm the absence on a specific parcel's tax record before closing, because a buyer should see it on the bill and not take it from us.

Where the Numbers Sit

Without a published fee we can still size the price. At the 60-month median of $500,000 and the 12-month median of $439,750, a buyer is committing to a purchase price, two association assessments, a compulsory club membership, insurance and tax. Get the two estoppels and the club's schedule first, then add them up: a fee that sounds small next to a $440,000 price can decide whether a $349,900 home and a $470,000 home are the same monthly cost.

Avalon's Layered Fees: Master, Neighborhood, Club, One-Time and Tax

Avalon buyers pay layered costs: the master assessment, the Avalon assessment, the compulsory club membership, one-time transfer or capital charges where the documents impose them, Lee County property tax and insurance. None of the association or club figures is published for 2026 in the sources we found, so the layers are described and not priced.

Layer 1: The Master Association

The master association's assessment covers the master gate, roads, common areas and the lakes. Its rules include RFID tags for resident vehicles and a guest system through the dwellingLIVE application. The master's library has an Application Forms category and a Realtor Document Library with a pack for each village; we list them in the documents section and have not extracted fees from them.

Layer 2: The Avalon Association

The Avalon association's estoppel is the document that states the current assessment, any special assessment, any capital contribution or transfer fee the association itself charges at sale, and any amounts owed on the unit. Florida caps a standard estoppel for a current account at $299, and the seller customarily pays for it in Lee County, though the contract controls.

Layer 3: The Club

The compulsory social membership is a separate charge from the two associations. The club publishes its category descriptions but not the dollar schedule on the pages we read, so we tell buyers to request the current schedule in writing, including any initiation, dues, food and beverage minimum and capital or reserve charge, before signing.

Layer 4: One-Time Charges When You Buy

Whether a buyer pays a capital contribution, transfer fee or application fee to either association is set by the declarations and rules. Our earlier Clerk research catalogued the Avalon declarations and their amendments and we have not read them clause by clause, so this page names no one-time figure. The estoppel and the master's resale materials list any that apply.

Layer 5: Property Tax and Insurance

Lee County property tax is billed on the assessed value, exemptions and millage for the year, and a buyer's first bill can differ from the seller's. We do not quote a tax bill for Avalon. Insurance for a condominium unit is an HO-6 policy on contents, interior finishes and loss assessment; the association's master policy covers the structure, and its deductibles matter.

What the Stack Looks Like for a Buyer

At the 12-month median of $439,750, cash at closing beyond the price and any lender costs includes whatever the two associations and the club charge at transfer, and monthly carry then includes both associations' assessments and the club dues. We do not add these into one all-in figure because none of the three is published.

The Avalon Declarations, Covenants and Rules

Three recorded declarations of condominium and one commons covenant govern Avalon, alongside the association's articles, bylaws and rules and the master declaration, master rules and architectural guidelines. The recorded instruments sit with the Lee County Clerk, and the master association publishes its governing documents on its library page.

The Recorded Declarations

The recorded chain, per our July 2026 Clerk research: the commons covenant for the shared tract (July 12, 2002, Book 3684, Page 4360), Avalon I (July 12, 2002, Book 3684, Page 4400, three amendments), Avalon II (August 25, 2004, Book 4408, Page 708, six amendments) and Avalon III (May 25, 2005, Book 4725, Page 843, seven amendments). That is 20 recorded documents. The amendments matter because they may change use, leasing, maintenance or assessment terms, and a buyer's attorney reads the whole chain.

The Master Documents

The master association's Master Documents page lists its articles of incorporation, its development orders, amendments, bylaws, the declaration of covenants, rules and regulations, the architectural review board guidelines, the safety and security guidelines and its rules and consequences, approved May 1, 2022. These are public on the master's site.

Rules That Reach Avalon

The master's community rules page says each neighborhood has its own elected board and rules, and lists common rules: no vehicles parked on the street overnight, no commercial vehicles in driveways overnight, pets leashed and cleaned up after, no signs unless approved in writing, garage doors kept closed except for entry and exit, golf cart paths for golfers only, and trash in a hard container at the curb no earlier than 6 p.m. Tuesday for Wednesday pickup. Fire code also bars gas grills within 10 feet of any condominium building.

Architectural Review and Signs

Exterior changes need approval, and a condominium association's rules control what an owner may alter in a unit or on a building. The master association publishes for-sale and open-house sign regulations, and the community's rules say signs need written approval. We follow the sign regulations on every listing.

Approval of Sales and Leases

Whether Avalon's association requires board approval of a sale or a lease is a question for its declaration and rules, which we have not read page by page. Ask Vesta Property Services for the current sale and lease procedure and any application fee, and build any approval time into the contract.

Is Avalon a 55+ Community?

Avalon is not described as a 55-plus community by the master association, by the club or by any Avalon record we found. No housing-for-older-persons designation appears in the master materials we read, and we did not read the Avalon declarations clause by clause. We describe the property, not who may live in it.

What "All Ages" Means Here

Federal fair housing law lets qualifying communities restrict occupancy to those 55 and older, and communities that do so must meet specific requirements. Grandezza does not advertise one. A buyer of any age can buy in Avalon, subject to the association's ordinary approval process and rules, and the compulsory club membership applies to every resident.

Can You Rent Out an Avalon Condo?

Renting out an Avalon condo depends on the Avalon declaration and rules, which set any minimum lease term, frequency limit and approval process, and none of them is published where we can read it. The master association operates a gate and guest system for tenants and visitors, but it does not set Avalon's lease terms.

What the Master Association Says

The master association's access-control page says residents receive RFID tags and that residents with a temporary vehicle, such as a rental, receive a guest pass. It publishes no lease rule for Avalon. The master's document library lists an Application Forms category that we did not open.

What the Avalon Association Decides

Minimum lease terms, the number of leases a year and tenant approval are typically set in a condominium declaration and rules. Third-party rental listings report seasonal furnished leases in Grandezza, but we do not treat rental listings as a source and publish no term. Ask Vesta Property Services for the current rule in writing.

Short-Term and Vacation Rentals

We publish no short-term rental rule for Avalon, because none is public. A buyer planning any stay shorter than a month should treat it as not permitted until the association confirms otherwise in writing. Florida's transient rental tax rules apply to any short-term rental that is allowed.

A Landlord's Checklist

Before an offer, ask for the lease rules, the tenant application and its fees, any transfer charge, whether tenants may have pets, how gate access and parking pass to a tenant, and whether the club membership must be held by the owner or the tenant.

Pet Rules at Avalon

Pet rules at Avalon combine the master association's published leash and clean-up rule with the Avalon association's own limits, which we found no published source for. The master's community rules require pets to be leashed outdoors and owners to clean up after them. Number, size and breed limits, if any, are in Avalon's rules.

What We Can and Cannot Say

We cannot state a number, weight or breed limit for Avalon, and we do not publish a blanket rule. We can say that assistance animals for a person with a disability are handled under federal fair housing rules, which apply to condominiums regardless of an association's pet policy, per the U.S. Department of Housing and Urban Development.

How to Get the Answer

Ask Vesta Property Services for Avalon's pet rule and the master association for the community rule. A written answer before you go under contract avoids a surprise at closing.

Milestone Inspections, Structural Reserve Studies and Florida Condo Law at Avalon

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more habitable stories, and the public record we hold does not give Avalon's story count. A buyer should therefore ask the association whether its 20 buildings are covered and, if so, for the milestone report and the reserve study.

What the Laws Say

Senate Bill 4-D, passed in 2022 after the Surfside collapse, created statewide milestone inspections and structural integrity reserve studies (SIRS) for condominium buildings three or more habitable stories tall, and House Bill 913 in 2025 refined them. The Division of Condominiums explains that the milestone inspection is due when a building reaches 30 years after its certificate of occupancy, or 25 years where the local enforcement agency sets an earlier date, then every 10 years. Section 553.899 sets the milestone rule and Section 718.112 the reserve study.

How It Applies to Avalon

Avalon's buildings date from 2002 to 2005, so a 30-year milestone date, if the buildings were tall enough to trigger one, would fall between 2032 and 2035, and today's buildings are 21 to 24 years old. Whether the rules apply turns on the story count and the certificate-of-occupancy dates, and neither is in the record we hold. Community descriptions online call the buildings two-story and four units each. We treat that as a claim to confirm, and we do not say Avalon is exempt until the declaration, a certificate of occupancy or the association's written statement says so.

Reserves Still Apply

Even where the three-story test is not met, Section 718.112 requires a condominium association to budget for reserves for roof replacement, painting, pavement and other capital items unless the unit owners have properly waived or reduced them, and the budget shows what the association has set aside. Reading the budget and the reserve schedule is the buyer's best view of how prepared a 20-year-old building is for its next roof.

The State Register Shows a Status, Not a Verdict

The state's condominium register lists Avalon I, II and III each as approved and recorded. That is the registration status of the declaration. It is not a finding about the buildings' condition, and it says nothing about milestone or reserve status. The Division's separate SIRS reporting database lists associations that have filed a completed study, and a buyer can ask the association whether it appears there.

What an Avalon Buyer Is Entitled to Receive

Section 718.503 requires a resale seller of a condominium unit to give the buyer the governing documents, budget and related disclosures, and Section 718.116 gives the estoppel certificate and caps its fee. Buyers should get the declaration and amendments, articles, bylaws, rules, the current budget and financial statement, the SIRS or a statement that none applies, and any milestone report before the inspection period ends.

Hurricanes, Flood Zone and Insurance at Avalon

At two points we geocoded on Burnside Place in Avalon, the FEMA flood map shows Zone X, area of minimal flood hazard, outside the special flood hazard area, on panel 12071C0584F. That is a map reading for two points, not a survey, and the map returned an AE polygon farther out.

The Map and the Panel

FEMA's National Flood Hazard Layer returned Zone X with the subtype area of minimal flood hazard at both points, and the flag for a special flood hazard area is false. The panel is 12071C0584F, and the layer's effective-date field reads August 28, 2008. A box of about a half mile on a side around the two points returned only Zone X, while a box of about six-tenths of a mile on a side returned both Zone X and an AE polygon. That fits the community's lakes and drainage, and it is why we tell buyers to check the exact building on FEMA's map service and not rely on a neighborhood-wide statement.

What Zone X Means for a Loan

A federally backed mortgage requires flood insurance in a special flood hazard area, which means zones starting with A or V. Zone X is outside it, so a lender does not require flood insurance on the map alone, although any lender or insurer may require or recommend it, and any owner can buy it. The Village of Estero's guidance says anywhere it rains, it can flood, and recommends checking the flood zone, the evacuation zone and the storm surge layers separately.

Surge, Evacuation and Wind

Flood zones, evacuation zones and storm surge zones are three different maps. We have not confirmed Avalon's evacuation-zone letter, so a buyer should look it up on the county tool the Village links. Hurricane Ian made landfall in September 2022 as a Category 4 storm near Cayo Costa, with its worst surge on the coast and islands; Hurricane Milton in October 2024 made landfall near Siesta Key as a Category 3, north of Lee County. We hold no Avalon-specific damage record and do not say the neighborhood was undamaged.

The Master Policy, the HO-6 and Loss Assessment

The association's master policy covers the building structure, and each owner carries an HO-6 policy for contents, interior finishes and loss assessment. Section 718.111 governs association insurance and Section 627.714 the unit owner's loss assessment coverage. Ask for the master policy summary, the hurricane deductible and the roof age, and ask your agent for a wind mitigation inspection, which uses the state's uniform mitigation verification form.

Citizens and Flood Coverage

Citizens Property Insurance publishes a flood coverage requirement that buyers relying on the state insurer should read before they choose a policy. Statewide, condo insurance costs have risen in recent years, and we publish no Avalon premium because no public source does.

Which Schools Serve Avalon?

Avalon is served by Lee County public schools, and the public schools the Village of Estero lists for Estero are Pinewoods Elementary, Three Oaks Middle School and Estero High School. Lee County assigns by choice and proximity, not by a hard address boundary, so a family should confirm current options with the district before relying on a school.

The Three Public Schools

The Village of Estero's schools page lists Pinewoods Elementary for kindergarten through fifth grade at 11900 Stoneybrook Golf Drive, Three Oaks Middle School for sixth through eighth at 18500 Three Oaks Parkway, and Estero High School for ninth through twelfth at 21900 River Ranch Road. It also lists Florida Gulf Coast University on Estero's northeast border.

How Lee County Assigns

Lee County's district assigns elementary and middle school seats by proximity and choice, and the district's locator and the school websites are the place to confirm current options for an address. A family whose children will use the schools should verify enrollment for the specific unit before an offer, not after.

County Permits and Recorded Work at Avalon

The Village of Estero's Community Development Department issues building permits and inspections within the Village, so permit history for an Avalon unit sits with the Village, and recorded instruments sit with the Lee County Clerk. We have not searched either for a specific unit, and a buyer should before writing an offer.

Who Issues Permits

The Village's permits page directs new construction, remodeling and signage questions to Community Development at 9401 Corkscrew Palms Circle, with a permitting line at 239.221.5036. Village incorporation at the end of 2014 moved this work from Lee County to the Village for properties inside its limits, so pre-2015 permits may sit with the county.

What to Look For

For a home built from 2002 to 2005, the useful permit questions are the roof (if the association replaced it), windows and doors, the air-conditioning system, the water heater, the electrical panel and any interior remodel. A permit and a final inspection are evidence; an unpermitted change is a question for the seller. In a condominium, exterior and structural permits are usually the association's and interior permits the owner's.

What We Did Not Read

We did not read a permit list for any Avalon address, the declarations and amendments page by page, or the association's minutes. Those are the documents that would show a special assessment, a roof project or a rule change, and we ask for them on every purchase.

What Is Being Built Near Avalon?

Near Avalon, the Corkscrew Road corridor at Grandezza's front door is being widened and lined with a shared-use path, all funded by Lee County and the Village of Estero and not by a Grandezza bond. The Village puts completion of its path project at Fall 2026 and Lee County's Phase 2 at the end of 2026.

The Corridor at the Front Door

Lee County's Phase 1 widening ran from summer 2021 to summer 2024 and provides six lanes from Ben Hill Griffin Parkway to Fire House Lane, per the project website. The Village of Estero's shared-use path project builds a 10-foot asphalt path on the north side of Corkscrew Road from Ben Hill Griffin Parkway to Palermo Lake Court, Grandezza's eastern entrance, at a cost of about $23 million, with an estimated completion of Fall 2026.

Phase 2 East of Grandezza

Phase 2, from Bella Terra Boulevard to Alico Road, cost about $27 million, and a January 24, 2026 Village notice says the project completion is expected at the end of 2026 after utility delays. The honest negative is construction: lane shifts, flagging and closures near the front door until the work ends.

Retail, Health and Grid Projects

The corridor also carries the Shoppes at Grande Oak retail node and Miromar Outlets nearby, and the Village's development reporting tracks further retail and medical projects along Ben Hill Griffin Parkway and Corkscrew Road. We make no claim about any of these projects' effect on an Avalon unit's price.

Daily Logistics at Avalon

Daily life at Avalon runs through Grandezza's main gate at Ben Hill Griffin Parkway and Corkscrew Road, near I-75 Exit 123, with the Avalon association handled by Vesta Property Services. Publix, Miromar Outlets, Florida Gulf Coast University, a 24-hour emergency department and the airport are each a short drive from the gate.

Getting In: the Gate and Guests

Grandezza is an access-controlled community. Residents receive RFID tags for their vehicles, and guests are registered through the master association's visitor system, with a call-in number and the dwellingLIVE application. First-time visitors show photo identification at the main gate. The master's rules say a resident who lets a non-resident tailgate through a gate can lose RFID access for 30 days on a first offense.

Parking, Trash and Mail

The master rules say no vehicle may be parked on the street overnight, trash and recycling pickup is Wednesday with curbside placement from 6 p.m. Tuesday in a hard container, and garage doors stay closed except for entry and exit. Mail and assigned parking follow the Avalon declaration and rules, and we have not read them.

The 12-month closings sum to 55 across the eight villages, the count on the roster. Units are the roster's figures; the Villa Grande MLS and roll figures cover 113 homes because its two sections, Solemar and Santa Lucia, are counted there, while the roster counts Villa Grande proper at 79. The three condominium villages are Sabal Palm, Oakwood and Avalon, and each is a chapter 718 condominium.

Avalon and Sabal Palm

Sabal Palm is the entry rung and the busiest market in Grandezza: 224 condominium units, 14 MLS closings in 12 months at a $314,500 median. Avalon's 12-month median is $125,250 higher, on smaller volume, and its homes are all three-bedroom. If price is the constraint and you accept smaller sizes, Sabal Palm is where the community starts; if a three-bedroom is the constraint, Avalon is where it starts.

Avalon and Savona

Savona is the largest village and its single-family workhorse: 169 homes, 11 closings in 12 months at $650,000. The $210,250 gap between Savona's 12-month median and Avalon's is the price of a detached home and its lot, and it shows what an Avalon buyer is not paying for and not getting.

Avalon and Saraceno

Saraceno is the closest neighbor in unit count, 69 attached villas against Avalon's 80 condominiums, and it also had 4 closings in 12 months, but at a $619,500 median. It is a villa community with a homeowners' association, not a condominium, and it sits $179,750 above Avalon.

Avalon and the Villas and Estates

Villa Grande, Cypress Cove and Grande Estates are the upper rungs, at 12-month medians of $895,000, $757,500 and $1,300,000. Avalon sits at the opposite end from them, with its own pool and clubhouse in place of a large lot.

Choose Avalon for three-bedroom coach homes built 2002 to 2005 with a $500,000 median over 60 months, or Oakwood for 116 condominiums built 2001 to 2004, with more closings, a smaller median size and three- and four-bedroom homes. The decision sits in size, age, sales depth and what each is priced against.

Where the Two Differ Most

Bedrooms and size. Avalon is three bedrooms throughout with heated areas of 1,656 and 2,043 square feet, while Oakwood's roll median is 1,621 square feet and 52 of its 116 homes are four-bedroom. That makes them different products for a household counting bedrooms. On age, Avalon's median build year is 2005 against Oakwood's 2002, a three-year gap that matters most for the roof.

Which Has Sold More Easily?

Over 60 months Oakwood closed 25 times against Avalon's 17, at nearly the same median days on market (29 against 30) and a higher sold-to-list ratio (97.5% against 95.4%). In the last 12 months both are thin, and Avalon's two active listings sit at 6.0 months of supply against Oakwood's one at 4.0.

Who Should Choose Which?

Choose Avalon if you want three bedrooms and the newer buildings, and if a lower sales count is acceptable. Choose Oakwood if you want more sales history behind your price, or four bedrooms. If you are weighing both, the master gate, the club and the master rules are the same; the association, the buildings and the dues differ.
