Who are the best real estate agents in Estero, FL, on the public record in 2026?

McGreevy and Comisar of Domain Realty compared 12 Estero real estate agents and teams on eight public, dated criteria, retrieved on one day, 7 September 2026. On the record, McGreevy and Comisar hold the only RealTrends Verified production figure on the list above 100 sides, 241 closed sides in 2025, with 21 and 22 years licensed and 73 Google reviews at 4.9.

By Jesse McGreevy and Marc Comisar, founding partners of McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008. Brokered by Domain Realty. Updated September 2026 (data date 7 September 2026). This page is the comparison companion to our resident-written Estero real estate guide.

This page is published by McGreevy and Comisar of Domain Realty; rankings reflect the criteria stated above on the data date shown.

Criteria and data date: Google Business Profile review count and rating, years licensed per the Florida DBPR licence record, brokerage of record per DBPR, office city per Google Business Profile, team or solo, languages listed on the public profile, published production only where the agent or RealTrends published it, and the public record ids behind every cell. All retrieved 7 September 2026. Selection rule: every real estate agent or team with a Google Business Profile located in Estero, FL carrying 50 or more reviews on the data date, plus any RealTrends-listed team based in Estero; because only 7 rows qualified at 50, the floor dropped to 25 reviews as the rule provides. Rows are listed by Google review count on the data date, highest first, with McGreevy and Comisar in their measured position and nowhere else.

Data updated: September 2026 (Google Business Profile as displayed on Google Maps, Florida DBPR licensee portal, RealTrends Verified 2026 program, all retrieved 7 September 2026).

Every cell in the table is a record, not an opinion. Where a record could not be retrieved on the data date, the cell says so rather than carrying a guess. Nothing on this page characterises any agent or team other than McGreevy and Comisar; the table shows the public record and the reader does the reading.

How were the agents on this list selected and compared?

McGreevy and Comisar selected the roster by a rule written before the data was pulled, then compared every row on the same eight criteria on one day, 7 September 2026. Nothing was ranked on private knowledge, on unverified production, or on anything a reader cannot check against a public record with a licence number or a Google listing.

Data updated: September 2026 (Florida DBPR licensee portal, Google Business Profile, RealTrends Verified, retrieved 7 September 2026).

The yardstick. The selection rule is stated above the table: a Google Business Profile located in Estero, FL, 50 or more reviews on the data date, plus any RealTrends-listed team based in Estero, with the floor dropping to 25 reviews when fewer than 8 qualify. For this page we tracked 38 Google Business Profiles returned for real estate agents in Estero and pulled the DBPR record behind every one that met the rule. On 7 September 2026, 5 Estero-addressed profiles cleared 50 reviews, 1 RealTrends-listed team was based in Estero, and McGreevy and Comisar’s own row made 7, so the 25-review floor applied and 5 more Estero-addressed profiles joined the table for a roster of 12.

What each criterion measures, and where it comes from.

  1. Google reviews and rating. The count and the star average displayed on the agent’s Google Business Profile in Google Maps on the data date. Google computes the rating as the average of all published ratings, and Google removes reviews that violate its policies, so a count is a snapshot, not a permanent fact. That is why every count on this page is dated.
  2. Years licensed. The original licensure date on the Florida Department of Business and Professional Regulation record, counted in complete years to 7 September 2026. For a corporation listing, the corporation’s own licence date is shown and labelled as such.
  3. Brokerage of record. The employing broker or corporation shown on the DBPR record. Florida law requires a sales associate to work under a broker, and the record shows who that is.
  4. Office city. The city on the Google Business Profile address, which is the criterion that put a profile on the list. McGreevy and Comisar’s office is at 24031 S Tamiami Trl #101 in Bonita Springs, FL 34134, on the Estero line, and appears here as the publisher’s row.
  5. Team or solo. Read from the profile’s own category and name; a listing is described as it presents itself.
  6. Languages. Only where the public profile lists them. No Google Business Profile in this roster lists a language, so the column is honest about that.
  7. Published production. Shown only where RealTrends Verified published it for the 2025 sales year, cited to that publication. RealTrends rankings are built from submitted production that RealTrends states it verifies, so a RealTrends figure is a published third-party number and an absent one means nothing was published, not that nothing was sold.
  8. Public record ids. The DBPR licence numbers and the Google listing behind each row, so any cell can be re-checked by anyone.

How the table is ordered. By Google review count on the data date, highest first, which is the criterion most readers check first. McGreevy and Comisar sit fourth on that column with 73 reviews at 4.9, and the page says so plainly rather than reordering the table to put the publisher on top. Where the record does not support an order, the criteria are shown side by side and no tiebreak is invented.

What is deliberately not on the table. No review text from any profile other than our own. No home addresses, even where the DBPR record carries one. No production figure that an agent or RealTrends has not published. No adjective about anyone.

Thinking of selling or buying in Estero? The record on this page is the record you get.

McGreevy and Comisar closed 241 sides in 2025 on the RealTrends Verified record, more than any other row on this page that published a figure, and Jesse McGreevy has lived in Estero since 2003. If you are selling, start with a free valuation of your Estero home and call Jesse direct at (239) 898-6072. If you are buying, see how McGreevy and Comisar represent Estero buyers and call Marc Comisar at (239) 287-5873. Every number on this page can be checked against the record ids in the table, which is exactly how we would want you to check us. Top 1% Real Estate Agents Nationally Since 2008. Brokered by Domain Realty.

Which Estero real estate agents have the most Google reviews in September 2026?

Three Estero-addressed profiles carried more Google reviews than McGreevy and Comisar on 7 September 2026, at 159, 148 and 130, against McGreevy and Comisar’s 73 at a 4.9 rating. The table names them. Google reviews measure volume and recency of feedback on one platform; they do not measure closings, licence history or price tier.

Data updated: September 2026 (Google Business Profile counts as displayed on Google Maps, retrieved 7 September 2026).

McGreevy and Comisar hold 73 Google reviews at 4.9 on the data date, and the count sits on a profile that carries the brokerage name Domain Realty in its posts, the office at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134, and the direct line (239) 898-6072. A separate national team profile for McGreevy and Comisar carried 103 reviews at 5.0 on the same day; that figure is not in the table because the table’s criterion is the Google Business Profile only, and the point of a criteria-based page is that the criterion does not move to flatter the publisher.

Two things worth knowing about review counts before you weigh them. First, Google’s own help pages explain that the review score is the average of all published ratings and that Google removes reviews that break its policies, which is why counts drift and why this page carries a date on every number. Second, a review count is one platform’s record. Florida law does not require an agent to collect reviews anywhere, and some experienced Estero agents carry small counts because their business runs on repeat and referral clients rather than on public feedback. Read the count next to the licence date and the brokerage, not on its own.

If you want reviews you can read rather than count, the client review block further down this page quotes McGreevy and Comisar’s own verified Google reviews, and only those. This page does not quote or paraphrase a review left for anyone else.

How long have McGreevy and Comisar been licensed in Florida, and how do you check any agent’s licence?

Jesse McGreevy has held Florida licence SL3101296 since 4 November 2004 and Marc Comisar has held Florida licence BK3060671 since 25 September 2003, both Current and Active with DomainRealty.com LLC as brokerage of record, per the Florida DBPR portal on 7 September 2026. That is 21 and 22 complete years; two rows on the table show 25 years, and the column reports every date as the portal shows it.

Data updated: September 2026 (Florida DBPR licensee portal, records retrieved 7 September 2026).

The Florida Department of Business and Professional Regulation publishes every real estate licence at myfloridalicense.com, and checking one takes about a minute. Choose Search by Name or Search by License Number, enter the agent, and open the record. The record shows the licence type (Sales Associate, Broker Associate or Broker), the status (Current and Active is the one you want), the original licensure date, the expiry date, the brokerage of record under Related License Information, and any disciplinary history. Marc Comisar’s record shows the Broker Sales rank, which means he holds a broker licence and practises as a broker associate under Domain Realty; Jesse McGreevy’s record shows Sales Associate. Both records carry the Professional Association qualification, which is the P.A. after their names.

Every years-licensed figure on the table came from that portal on the same day. Where a row is a corporation listing rather than a person, the table shows the corporation’s licence date and says so, because a corporation’s date and a person’s date are different facts. Where the DBPR database returned no licensee under the name on a Google listing, the cell says Not retrieved rather than guessing at a match; that happened once in this roster and the cell reports it.

Licence tenure is a floor, not a ranking. A licence issued in 2004 proves twenty-one years of standing with the state; it does not prove twenty-one years of Estero closings. Read it next to the published production column, which is the only place on this page where closings appear, and only where a third party published them.

What does the Florida DBPR record show about brokerage of record, and why does it matter?

Every Florida sales associate works under a licensed broker, and the DBPR record names that broker or corporation as the brokerage of record. On this table McGreevy and Comisar’s brokerage of record is DomainRealty.com LLC, doing business as Domain Realty, licence CQ1049052, since July 2015, with Jesse McGreevy as a co-founder of that brokerage.

Data updated: September 2026 (Florida DBPR licensee records and Related License Information views, retrieved 7 September 2026).

Brokerage of record matters for three practical reasons. The broker is who holds your escrow deposit under Florida law, who is accountable to the Florida Real Estate Commission for the associate’s conduct, and whose name must appear in any team advertising under Rule 61J2-10.026 of the Florida Administrative Code, which is why every mention of the team on this page reads McGreevy and Comisar, Domain Realty. A team name that never shows its brokerage is not following the rule.

The table shows a mix of brokerage types, and the record is neutral about all of them: national franchise brokerages, an independent corporation with its own qualifying broker, and a Florida brokerage founded by its principals. McGreevy and Comisar’s brokerage, Domain Realty, was co-founded by Jesse McGreevy in 2015 and is the brokerage behind Domain Realty Group, the #1 real estate team in Southwest Florida since 2012. What that means for a client is that the people whose names are on the door and the people whose licences are on the file are the same people.

The employed-by date on a DBPR record is also useful. It tells you how long an agent has been at the current brokerage, and a series of short stints is a fact you may want to ask about. Both McGreevy and Comisar records show Domain Realty as brokerage of record since July 2015, the year the brokerage was founded.

Which criterion do McGreevy and Comisar lead on, and which do they not?

On the 7 September 2026 record McGreevy and Comisar lead the table on published production, 241 RealTrends Verified sides and $157.57M in 2025, the only figure above 100 sides. They do not lead on Google review count, where three Estero-addressed profiles carry more reviews, or on licence tenure, where two rows show 25 years to their 22 and 21, and their office city is Bonita Springs rather than Estero. Top 1% Real Estate Agents Nationally Since 2008 is the accolade they carry into that record.

Data updated: September 2026 (RealTrends Verified 2026 program based on 2025 sales data; Florida DBPR; Google Business Profile; all retrieved 7 September 2026).

That is the honest reading of the table, and it is the reading an Estero seller should want. Published production is the criterion that most directly measures what a listing agent does, and RealTrends is the one third party on this page that publishes a verified figure: McGreevy and Comisar, Domain Realty, closed 241 sides and $157.57M in 2025, with an average home price of $653.8K, ranking 1 by volume and 1 by sides in their city, 11 by volume and 5 by sides in Florida, and 129 by volume and 131 by sides nationally. Three other rows on the table carry a RealTrends figure, at 93, 84 and 69.5 sides, and the table shows each of them exactly as published.

On review count the record says what it says. McGreevy and Comisar’s 73 Google reviews at 4.9 sit fourth on the table. We could have chosen a criterion or a platform that put us first, and we chose not to, because a page that ranks the publisher first on every column is a brochure, and you already know what a brochure is for.

On office city, McGreevy and Comisar’s office at 24031 S Tamiami Trl #101 sits in Bonita Springs, FL 34134, a few minutes south of the Estero line on US 41. The Estero connection is not the office; it is that Jesse McGreevy has lived in Estero since October 2003 and owned in Stoneybrook since January 2004, and that McGreevy and Comisar and their Domain Realty Group team have sold over $2.5 Billion in Real Estate across Lee and Collier counties, a large share of it in the Estero communities covered in our Estero guide. The row reports the office city as the record shows it and lets the first-hand block below carry the rest.

Is it better to hire a team or a solo agent in Estero?

Neither structure is better on the record; the Florida DBPR treats a team as a group of individually licensed associates under one broker, and the table shows both structures with strong review histories. McGreevy and Comisar operate as a team under Domain Realty with 20 active licensed agents on the 2026 RealTrends Verified profile, led by two principals with 21 and 22 years licensed.

Data updated: September 2026 (Florida Administrative Code Rule 61J2-10.026; RealTrends Verified 2026 team profile; retrieved 7 September 2026).

What a team changes is coverage and continuity. A solo agent is one licence, one phone and one calendar. A team can show a home the same afternoon a buyer calls, run a listing’s marketing while the lead agent is at a closing, and keep a transaction moving through the forty or so days between contract and close. What a team does not change is who is accountable: under Florida law every associate on a team works under the same broker, and under Rule 61J2-10.026 the team must advertise with the brokerage name attached, which is why the team name on this page never appears without Domain Realty beside it.

The question to ask any team is who actually handles your file. At McGreevy and Comisar the answer is the two names on the page: Jesse McGreevy works with sellers on pricing and marketing and sets the appointments, and Marc Comisar runs the field, the listing appointments and the buyer side. The team behind them, Domain Realty Group, is the #1 real estate team in Southwest Florida since 2012, and its 4,000+ transactions are the depth behind two principals rather than a substitute for them. The two principals are the ones who earned Top 1% Real Estate Agents Nationally Since 2008, and they are the ones you meet.

The question to ask a solo agent is what happens when they are unavailable. A good solo agent has a good answer. The table lets you weigh both structures on the same record and decide which answer you prefer.

Which kind of move fits McGreevy and Comisar in Estero?

McGreevy and Comisar fit an Estero seller pricing into a cash-heavy market, a buyer choosing among Estero’s gated and club communities, a luxury or waterfront move where the 2025 average sale price on their RealTrends record was $653.8K, and a relocating buyer who needs the market explained from the inside. The criteria are the guide, and the table gives you the same criteria for every row.

Data updated: September 2026 (RealTrends Verified 2026 profile; Florida Realtors SunStats ZIP 33928 May 2026 as published on our Estero guide; retrieved 7 September 2026).

A seller who needs the price right the first time. In May 2026 the ZIP 33928 sale-to-original-list ratio was 94.0 percent and 58.4 percent of closings were cash, per Florida Realtors SunStats as published on our Estero guide. In a market like that the list price is the negotiation, and McGreevy and Comisar’s 241 sides in 2025 are the largest published sample on this page of what Estero and Bonita Springs homes actually closed for. Start with a free home valuation or call Jesse direct at (239) 898-6072.

A buyer choosing between Estero’s club and gated communities. Estero’s Village fast-facts page counts some 35 gated communities, from bundled-golf communities to the new-construction corridor east of I-75. Community fees, CDD lines, club structures and flood zones differ street by street, and the agent you pick should already know them. Jesse McGreevy has lived inside one of those gates since 2004. See how McGreevy and Comisar represent Estero buyers.

A luxury or waterfront move. McGreevy and Comisar alone have over $900 million in Sales, and the 2025 RealTrends average sale price of $653.8K sits above the ZIP 33928 median sale price of $499,900 for May 2026, which tells you where their business concentrates without anyone needing to say so.

A relocation from out of state. A relocating buyer needs an agent who can explain Florida’s transaction-broker default, the homestead rules, the insurance and flood picture, and the difference between Estero, Bonita Springs and Fort Myers before the first showing. That is the content of our Estero guide and our comparison of Estero and Bonita Springs, both written by the people whose licences are on this page.

A move that turns on language. The public record on this criterion is thin: no Google Business Profile on the table lists a language. McGreevy and Comisar’s team profile lists English, Spanish, French and Italian, and the honest note is that Google does not carry that field for anyone here, so ask.

For every row on the table, the same criteria apply and the same public records are the place to check. Pick the criterion that matters to your move, read down that column, and then call the agent whose record fits.

What does published production mean, and why is it only shown where RealTrends published it?

Published production on this page means a closed-sides and dollar-volume figure that RealTrends Verified published for the 2025 sales year, cited to that publication and to nothing else. McGreevy and Comisar’s published figure is 241 sides and $157.57M; three other rows carry a RealTrends figure and eight carry none, which means nothing was published, not that nothing was sold.

Data updated: September 2026 (RealTrends Verified 2026 program, program release 10 July 2026, based on 2025 sales data, retrieved 7 September 2026).

RealTrends Verified is a submission-based ranking program: agents and teams submit their production for the prior calendar year, RealTrends classifies them by size, and RealTrends states that it verifies submissions, including through an automated electronic verification step, before publishing city, state and national ranks. It is the closest thing the industry has to a public, third-party production record, and it is the only production source this page uses. Aggregator sites publish sales figures of their own, and on our own profiles those figures disagree with each other by hundreds of millions of dollars, which is exactly why they are not on the table.

An MLS record would be more complete, but it is not public. Members can pull any agent’s closed sides from the Southwest Florida MLS, and a seller interviewing agents is entitled to ask each one for that pull. McGreevy and Comisar will hand you theirs. What a page like this cannot do is publish a competitor’s private MLS production and call it a ranking, so it does not.

The RealTrends figure also settles a question sellers ask about teams. A team figure counts every side the team closed, so a 20-agent team’s 241 sides and a solo agent’s 84 sides are different kinds of number. Both are on the table as published, with the team size beside them, and you can divide for yourself.

What is the Estero market doing in 2026, and why does the agent you pick matter more in a 4.6-month market?

Estero’s ZIP 33928 recorded 137 closed sales in May 2026 at a median sale price of $499,900, up 13.0 percent from May 2025, with 438 active listings and 4.6 months of supply, per Florida Realtors SunStats as published on the McGreevy and Comisar Estero guide. A 4.6-month market is balanced, and balanced markets reward pricing precision over listing volume.

Data updated: May 2026 (Florida Realtors SunStats, ZIP 33928, all property types, May 2026, as published on our Estero guide and retrieved 7 September 2026; RealTrends market widget sourced to Altos Research, 7 September 2026).

The rest of the May 2026 snapshot tells the same story. The average sale price was $535,894. Cash paid for 80 of the 137 closings, 58.4 percent. The median time to contract was 61 days and the median time from contract to close was 96 days. New listings came in at 98, pending inventory at 131, and total dollar volume at $73.4 million, up 47.8 percent year over year. Active inventory fell 29.6 percent from 622 to 438, which is why months of supply dropped from 8.2 to 4.6 in twelve months. A separate market widget published by RealTrends and sourced to Altos Research on 7 September 2026 showed a median list price in Estero of $699,000 with a median of 91 days on market, a list-side figure that sits well above the sold-side median and is the gap a good listing agent closes.

What that means for the choice on this page. When supply was 8.2 months, almost any competently marketed Estero home eventually sold and the agent’s skill showed up mainly in how long it took. At 4.6 months with cash buyers writing most of the contracts, the skill shows up in the first fourteen days: a home priced to the comparable closings draws the cash offer, and a home priced to the list-side median sits. The 94.0 percent sale-to-original-list ratio is the market telling sellers that overpricing costs about six percent, and the agent whose published production is largest has the largest sample of what those cash buyers actually paid.

For every Estero pricing conversation we tracked the ZIP 33928 snapshot above against the closed comparables in the community in question, and that is the conversation to have with Jesse direct at (239) 898-6072 before you set a list price. If you want to see the homes behind these numbers, every home for sale in Estero is on Domain Realty Group, the team site McGreevy and Comisar lead; this page stays on the question of who to hire.

Why Jesse McGreevy chose Estero before he sold it

Jesse McGreevy moved to Estero in October 2003, closed on his first home in Stoneybrook in January 2004, and still lives there; he has been selling Southwest Florida real estate since October 2004 and launched the team that became Domain Realty Group in October 2008. Eleven years of that time came before the Village of Estero existed.

Data updated: September 2026 (Village of Estero history page; McGreevy and Comisar records; retrieved 7 September 2026).

In Jesse’s words. I did not just sell Estero, I chose it. When Holly and I moved down in 2003, Estero was an unincorporated stretch of Lee County between Bonita Springs and Fort Myers, Coconut Point had not opened, and Corkscrew Road east of I-75 was mostly cattle. We bought in Stoneybrook in January 2004 because the gate, the golf and the schools fit a young family, and we are still behind that gate twenty-two years and two daughters later. I got my licence that November, and the first homes I ever sold were within a few miles of my own front door.

That matters on a page like this for one reason. Every number in the table above is a public record, and I would rather be judged on the record than on a slogan. But the record does not show you that I watched Coconut Point open on 10 November 2006 and the US 41 corridor reprice around it, that I sold through the 2008 crash from inside a community that was building out at the time, that I saw the residents vote 86 percent in favour of incorporation and the Village of Estero come into being on 31 December 2014, that Marc Comisar and I wrote contracts in Corkscrew Shores and The Place at Corkscrew when they were sales trailers, and that we watched the storms of 2022 and the cash-buyer wave that followed change what an Estero comparable is worth. Marc has held his broker licence since September 2003 and has spent most of those years on the listing side, in the field, which is why the appointment you book with us is with him or with me and not with someone we hired last spring.

The table is how you check us. This block is why we are comfortable being checked.

Frequently asked questions about choosing a real estate agent in Estero

How do I find the best real estate agent in Estero, Florida?

Start with the public record rather than the advertising: the Florida DBPR licence lookup for tenure, status and brokerage, the Google Business Profile for dated reviews, and RealTrends Verified for published production. Then interview two or three agents whose records fit your move and ask each for their own closed-sales pull. McGreevy and Comisar built this page so the record is in one place.

What questions should I ask an Estero real estate agent before hiring them?

The National Association of Realtors and Florida Realtors publish ten questions for each side: how long you have been licensed and whether it is full time, whether you are a Realtor bound by the Code of Ethics, which communities you work most, how you arrived at a list price, what the marketing plan includes, how you will keep me informed, and whether I can speak to recent clients. McGreevy and Comisar answer all ten on a first call.

How do I check a Florida real estate licence?

Go to the Florida Department of Business and Professional Regulation licence portal, choose Search by Name or Search by License Number, and open the record. It shows licence type, status, the original licensure date, the expiry, the brokerage of record and any discipline. Jesse McGreevy is SL3101296 and Marc Comisar is BK3060671; both records read Current and Active with Domain Realty on 7 September 2026.

What is the difference between a sales associate, a broker associate and a broker in Florida?

Under Chapter 475, Florida Statutes, a broker may operate a brokerage and hold escrow; a sales associate performs the same real estate services under a broker’s direction; and a broker associate holds a broker licence but chooses to work under another broker. Marc Comisar is a broker associate and Jesse McGreevy a sales associate, both under Domain Realty, the brokerage Jesse co-founded.

What is a real estate team under Florida law?

A team is a group of individually licensed associates working under one brokerage and advertising under a shared name. Florida Administrative Code Rule 61J2-10.026 requires the brokerage name to appear in team advertising and, since 2019, bars the team name from being printed larger than the brokerage name. McGreevy and Comisar advertise as McGreevy and Comisar, Domain Realty, for that reason.

Is a Florida real estate agent my agent by default?

No. Under Section 475.278, Florida Statutes, every licensee is presumed to be a transaction broker, a limited form of representation, unless a single-agent or no-brokerage relationship is established in writing. A single agent owes fiduciary duties including loyalty and full disclosure. Ask any Estero agent, McGreevy and Comisar included, which relationship they are offering and get it in writing before you tour or list.

What do Google review counts on a real estate agent’s profile actually measure?

They measure how many signed-in Google users published a rating for that profile and the average of those ratings, and Google removes reviews that violate its policies, so the count changes over time. A count does not measure closings, licence history or price tier. That is why this page dates every count and shows it beside the DBPR and RealTrends records rather than on its own.

Why are McGreevy and Comisar not first on Google reviews on this page?

Because the table is ordered by the record, and on 7 September 2026 three Estero-addressed profiles carried more Google reviews than McGreevy and Comisar’s 73 at 4.9. McGreevy and Comisar lead the table on published production instead, and a page that reorders its own criteria to put the publisher first is not a comparison.

What percentage do most realtors charge in Florida?

Florida law sets no commission rate; every fee is negotiable and is agreed in writing in the listing agreement or the buyer-broker agreement. Since 17 August 2024, under the NAR settlement practice changes summarised by Florida Realtors, a buyer must sign a written agreement that states the buyer agent’s compensation before touring a home. Ask McGreevy and Comisar for the written terms before you sign anything.

What changed about buyer-agent commissions after the 2024 NAR settlement?

Per Florida Realtors’ summary of the NAR settlement, since 17 August 2024 MLS participants working with a buyer must sign a written buyer-broker agreement before the buyer tours a home, and that agreement must specifically and conspicuously disclose the amount or rate of compensation. Offers of compensation can no longer be published in the MLS. McGreevy and Comisar put the terms in writing on the first meeting.

Do I need a buyer’s agent to purchase a home in Estero?

Florida does not require one, and a buyer may work directly with a listing agent as a customer. Most Estero buyers use their own agent because the listing agent represents the seller’s side of the transaction, and because a buyer’s agent knows which gated communities carry CDD assessments, club fees or flood-zone lines. McGreevy and Comisar represent Estero buyers under a written agreement.

When should I hire a real estate agent to sell my Estero home?

Sixty to ninety days before you want to list. In May 2026 the median Estero home took 61 days to go under contract and 96 more days to close, per Florida Realtors SunStats, so a seller who wants to close by a season change should be talking to McGreevy and Comisar about pricing, repairs and photography a full quarter ahead of the listing date.

Are home prices dropping in Estero, Florida?

Not on the most recent complete month. The ZIP 33928 median sale price for May 2026 was $499,900, up 13.0 percent from $442,250 in May 2025, while active inventory fell from 622 to 438 and months of supply dropped from 8.2 to 4.6, per Florida Realtors SunStats as published on the McGreevy and Comisar Estero guide. Cash buyers wrote 58.4 percent of the contracts.

Which gated community in Estero is considered the best?

There is no best on the record; the Village of Estero counts some 35 gated communities and each fits a different move. Bundled-golf communities such as Stoneybrook and Grandezza, the club communities of The Brooks, the coastal side around West Bay Club, and the new-construction corridor east of I-75 all trade at different fee structures and price bands. McGreevy and Comisar’s Estero guide covers every one, and Jesse McGreevy lives in one.

Is it better to hire a local Estero agent or a national brand?

The public record does not favour either. The DBPR record shows the individual licence and the brokerage of record whatever the sign says, and Google reviews attach to the person or team, not the franchise. What matters is whether the agent knows Estero’s communities from the inside. McGreevy and Comisar are an independent Florida brokerage’s team led by a resident who has lived in Estero since 2003.

Who is the top selling real estate agent in Florida?

RealTrends Verified publishes the Florida rankings each year from verified 2025 production, by individual and by team size, and the current lists are on its site. On the 2026 program McGreevy and Comisar, Domain Realty, rank 5th in Florida by sides and 11th by volume among large teams, with 241 sides and $157.57M, which is the figure in the table above.

What should I not tell a real estate agent?

Under Florida’s transaction-broker default, an agent keeps limited confidentiality, but if you are speaking to the other side’s agent, do not disclose the top price you would pay, the lowest you would accept, or a deadline that weakens you. With your own agent under a written single-agent relationship, tell them everything; loyalty and confidentiality are fiduciary duties in that relationship. McGreevy and Comisar explain the difference before you say a word.

Is Estero, FL a wealthy area?

The public figures are the honest answer. The U.S. Census Bureau reports a median household income of $104,102 for the Village of Estero and a 2025 population estimate of 38,365, and Florida Realtors SunStats recorded a May 2026 median sale price of $499,900 in ZIP 33928 with 58.4 percent cash closings. McGreevy and Comisar’s 2025 average sale price on the RealTrends record was $653.8K.

Is Bonita Springs or Estero better?

It depends on the move, and McGreevy and Comisar wrote a full comparison of the two because both sides are home turf: the office sits in Bonita Springs at the Estero line and Jesse McGreevy lives in Estero. Read the Estero versus Bonita Springs comparison for price bands, drive times, fees and flood zones side by side.
