That matters at The Links for a reason specific to this neighborhood. The Links is The Strand's second price tier from the top, and in 2026 it repriced fast: the county record shows a Links home selling new for $554,400 in 2002 and again for $1,595,000 in January 2026, at full list price, with no days on market. Yet in the same twelve months another Links home closed 16.6% under its asking price after 88 days. The difference between those two outcomes is pricing to the right comparable: the plan, the one- or two-story layout, the pool and lanai, the view down which Savannah hole, and whether the backyard faces the lake. That is work an automated estimate cannot do with ten sales in five years.
Recent Links track record (last 12 months): In the last 12 months The Links has seen 6 resales in the Southwest Florida MLS Matrix (pulled September 26, 2026, closings September 27, 2025 to September 26, 2026), totaling $7,685,000 and running from $925,000 to $1,595,000. Six is an even count, so the median of $1,265,000 is the mean of the two middle sales, $1,200,000 and $1,330,000; no Links home actually sold at $1,265,000. Five of the six were marketed through the MLS with a recorded time on market, and their median was 0 days. Six sales in one year is under our ten-sale rule, so we widened the window: five years of MLS history hold exactly 10 Links closings, the first window with ten, at a median of $1,167,500 (n=10, even, the mean of $1,135,000 and $1,200,000). The second is the legal form: at The Links you own the lot and the house outright under a Chapter 720 homeowners' association, with no association approval needed to buy, and you maintain your own roof and exterior. The third is the fee, which by the recorded declaration pays for your lawn and landscaping and collects the master association's share, but whose amount is not published. Living in The Links at The Strand means owning a 2000 to 2003 detached pool home on your own lot on Fairway Court, a tree-lined cul-de-sac of 54 homes on the Savannah nine, with the lawn and landscaping in the association fee, automatic Social membership in The Club at The Strand, and easy access to the north gate.
The Links is one of the two top-priced neighborhoods in The Strand, behind only the 121-home Single Family Homes association, and it is unusually uniform: one street, one declaration, one developer, one four-year building window, and the same golf-course setting for every home. It sits in the northwest corner of the community, near the north end of Strand Boulevard, about two miles of interior driving from the main gate at Immokalee Road and close to the clubhouse. What follows is what daily life there looks like, drawn from the recorded documents, the master association's published pages and the county's records.
The Links at The Strand is a residential subdivision of 54 platted lots governed by a homeowners' association under Chapter 720 of the Florida Statutes. Its Declaration of Covenants, Conditions and Restrictions for The Links at the Strand was made in March 2000 by The Links at the Strand Development Corporation, joined by The Strand, Ltd., formerly Pelican Strand, Ltd., the master developer, and recorded March 22, 2000 at Official Records Book 2654, Page 0059 in the Collier County Clerk's records. The land it covers is Tract 12 of the Pelican Strand Replat-1C, recorded in Plat Book 31, Pages 54 to 57, which was then platted as Links at The Strand in Plat Book 34, Pages 41 to 42, per the county's subdivision map layer.
The association is The Links at The Strand Homeowner's Association, Inc., Florida Division of Corporations document N00000000819, active. Above it sits The Strand Master Property Owners Association, Inc. (N97000001156), a Chapter 720 homeowners' association under the master declaration at Official Records Book 2292, Page 1637, managed by Dorrill Management Group. The Links votes as one block of 54 on the master association's 2026 annual meeting ballot, one vote per home.
The master association's Links page describes the neighborhood as "54 free-standing, one or two story, single family villas located in the northwestern corner of The Strand," and the street as "a wide tree-lined road that runs west from Strand Boulevard, ending in a cul-de-sac." The county roll confirms the count: 54 residential lots, Block 12, Lots 1 to 54, with house numbers from 6003 to 6108 Fairway Court, plus a 1.90-acre tract carrying the street and common areas that the county lists in the association's name.
On the federal aerial image at the top of this page the shape reads plainly: a single street that bends once, with a row of homes on each side, a turning circle at the west end, pool cages behind nearly every roof, fairways and bunkers along the north side, and a lake and more fairway along the south. The outline on the image is the county's own subdivision boundary, 16.37 acres in all.
"All of the Links homes have direct golf course views of either the 4th, 5th or 6th holes of the Savannah golf course," in the master association's words, and "homes along the southern side of The Links also have water views." That single sentence is the reason The Links trades where it does. Savannah is the nine the club calls its "most player-friendly," with wide fairways and the largest greens, per the club's golf page; a Links backyard looks across a wide Savannah fairway rather than into a tight tree line.
Golf-front has a cost as well as a value. Errant balls, early-morning mowers and course maintenance are part of the view, and the Links declaration requires every lawn to be kept to the pavement edge and to the waterline of any abutting lake. We walk every Links buyer through which hole a home faces, which way the lanai points, and what the afternoon sun does to it.
The 2026 preliminary tax roll answers this better than any brochure. Of the 54 Links homes, 36 (66.7%) carry a homestead exemption, 42 owners have a Florida mailing address, 11 a mailing address in another state and 1 in Canada. Across all 1,072 residential parcels in The Strand, 415 (38.7%) have an out-of-state owner address, so The Links' out-of-state share, 11 of 54 or 20.4%, is about half the community's. In plain terms, and this is our reading rather than a survey, The Links is a neighborhood of full-time owners by the county's own measure: two of every three homes are someone's Florida homestead.
Ownership is also long. In the county sales file, 27 of the 54 homes show no sale for value since 2013 or earlier, 14 none since 2005 or earlier, and 6 still show their 2001 sale by the developer as their last sale for value. That is why The Links traded about once a year from 2022 to 2025, and why a well-priced Links listing tends to meet buyers who have been waiting for one.
A February weekday on Fairway Court might start with coffee on a lanai that faces a Savannah fairway, a short drive or cart ride to a morning tee time and lunch at Tavern 59 in the clubhouse, then errands along the Immokalee Road corridor: the Publix Pelican Strand store at 5624 Strand Boulevard sits just outside the main gate, and NCH North Naples Hospital is about six minutes from the corner of Strand Boulevard and Immokalee Road. Vanderbilt Beach is about 6.2 miles and 12 minutes by car, and Mercato about 4.8 miles, from that same corner (OSRM public routing, measured September 2026); from Fairway Court add the drive down Strand Boulevard. The evening might be a swim in your own pool, since every one of the 54 homes carries a pool on the county roll, while the association's landscapers keep the lawn.
The Links at The Strand recorded ten MLS closings in the five years to September 26, 2026, from $799,000 to $1,595,000, with a median of $1,167,500 (the mean of the two middle sales). Six closed in the last twelve months at a median of $1,265,000, and one home was listed and one pending on September 26, 2026.

The Links produced one MLS sale a year from 2022 to 2025 and six in the first half of 2026, so every figure below states its window and its count. Three rules govern the numbers. MLS price per square foot divides by the listing's living area, the county roll's area is a different measure, and the two are never compared with each other. Where a window holds fewer than ten sales we list the sales instead of leading with a median. And where a count is even, the median is the mean of the two middle sales, and we say so. The MLS Sub/Condo field is typed by listing agents, so we assigned every Strand closing to its neighborhood by street; all ten Fairway Court closings also read "The Links" in that field.

Six Links homes closed from September 27, 2025 to September 26, 2026, all of them in 2026: $925,000, $1,135,000, $1,200,000, $1,330,000, $1,500,000 and $1,595,000. Six is an even count, so the median of $1,265,000 is the mean of $1,200,000 and $1,330,000, and the median price per living square foot of $484.65 is likewise the mean of $439.41 and $529.88. The median sold-to-list ratio was 98.69% (the mean of 97.37% and 100.00%), and the median time on market was 0 days across the five sales with a recorded marketing period. Three of the six sold at full asking price.
The spread inside those six is the lesson. The January sale at $1,595,000 closed at its full list price with no days on market, the highest-priced full-price, no-days sale anywhere in The Strand in the twelve months. The March sale that also listed at $1,595,000 closed at $1,330,000 after 88 days. And the June sale listed at $1,595,000 closed at $1,500,000 with no days on market, which is how a price negotiated before the listing goes live reads in the MLS. Same neighborhood, same list price, three different outcomes.
On September 26, 2026 the MLS showed one active Links listing, a three-bedroom-plus-den, 2.5-bath home of 2,533 square feet at $1,325,000 after 16 days, and one pending sale, a three-bedroom-plus-den, three-bath home of 2,472 square feet listed at $1,295,000 that went under contract in 4 days. Two of 54 homes in the market at once is 3.7% of the neighborhood. At The Links' recent pace, six sales in twelve months, one active listing is about two months of supply.

Every group holds fewer than ten sales, so we list them and quote no group median. Two readings hold anyway. The four-bedroom homes of about 2,730 square feet have recorded two of the highest prices per square foot, $476.71 and $581.06; and the one 3,300 square foot home sold for less per square foot, $363.64, than any Links sale since 2022, a reminder that size alone does not price a Links home. The MLS does not record which homes are one story and which are two, and neither does the county roll directly, so we check each listing's plan before comparing.
Across The Strand's 61 MLS closings in the last twelve months, the median sold price was $610,000 (odd count, an observed sale) and the median time on market was 51 days. The twelve detached-home sales in The Strand closed at a median of $1,265,000, a middle pair made of two Links sales, with a median of 7 days on market. The Links therefore sells at about twice The Strand's overall median and far faster, and within the detached tier it sits between the villa neighborhoods (Eden, Ana's Place, Sawgrass, Mango Cay) and the Single Family Homes association, whose four sales in the last twelve months had a median of $1,650,000 (even, the mean of $1,550,000 and $1,750,000). The Collier County Property Appraiser's sales file, in files dated August 29, 2026, shows the whole life of the neighborhood. The Links at the Strand Development Corporation took title to the lots as vacant land from May 2000 to June 2002, mostly at $61,200 to $87,800 a lot, and sold the finished homes from 2000 to 2003: 53 homes show a first improved sale in that window, at a median of $469,900 and a range of $373,300 to $630,700.

The county layer and the MLS layer disagree in three places, and we report all three. The county coded two of the 2026 MLS sales, the $925,000 February sale and the $1,135,000 March sale, as not qualified, so they do not appear in the county's counts. And the county records a qualified $1,128,000 sale in February 2024 that never appeared in the MLS, an off-market sale. Over the 72 months to August 28, 2026, the first county window holding ten or more qualified sales, the county records 13 at a median of $935,000; over the last 60 months it records 9 at a median of $1,200,000.

We traced one Links home through every deed the county holds, and its chain is the neighborhood's price history in five lines. The Links at the Strand Development Corporation took the vacant lot for $61,200 in February 2001. The finished home sold new for $385,800 in August 2001. It resold for $585,000 in June 2016 and for $885,000 in August 2021. In March 2026 it closed at $1,330,000, after listing in the MLS at $1,595,000 and spending 88 days on the market. That is 3.4 times its 2001 price in 25 years, and a 50% gain in the four and a half years since 2021, but it is also the one Links sale of 2026 that closed well below its asking price. The home's value rose; its first list price outran it. We read that chain as the whole case for pricing a Links home to its plan and its view on the day it lists.
Our read, from the record above and not a forecast: The Links has repriced from the $800,000 to $950,000 band of 2022 to 2024 into a $1.2 million to $1.6 million band in 2026, on six sales. The fast, full-price sales were the four-bedroom and larger homes and the homes priced within the recent range; the slow one was priced above it. With one active listing and one pending on September 26, 2026, supply is thin, and a seller who lists into the winter season with a price anchored to the 2026 closings, not to the highest one, should expect strong early interest. A buyer should expect to compete, and should have the flood, roof and insurance questions below answered before the right home comes up.
The Links at The Strand was created in March 2000, when The Links at the Strand Development Corporation recorded its declaration of covenants over a tract of the Pelican Strand master plan. The lots were conveyed to that corporation as vacant land from 2000 to 2002, and all 54 homes were finished and sold from 2000 to 2003.
The Strand began as Pelican Strand, developed by Pelican Strand, Ltd. with Pelican Strand Development Corporation as its general partner; construction began in 1996 and the golf course opened in 1997. The partnership, the development corporation and the master association all took The Strand name on April 30, 1999, which is why the Links declaration, recorded eleven months later, names "The Strand, Ltd., f/k/a Pelican Strand, Ltd." and its general partner, "The Strand Development Corporation of Naples, f/k/a Pelican Strand Development Corporation." Naples Daily News reported in 2014 that the Tavilla family developed the community in partnership with Paul Hardy, and Robert Paul Hardy signed the master developer's consent to the Links declaration. The zoning is Collier County's Pelican Strand planned unit development, restated in Ordinance 02-57 in November 2002 with a cap of 1,160 homes.
The Links declaration was made by The Links at the Strand Development Corporation, "hereinafter referred to as 'Declarant' or 'Developer'," a Florida corporation separate from the master developer, with The Strand, Ltd. joining as the owner of land the declarant did not yet own, and with AmSouth Bank joining as the holder of the mortgage on the property. Its Plan of Development places The Links inside The Strand's planned unit development and under three layers of recorded covenants: the master declaration at Official Records Book 2292, Page 1637; a Declaration of Neighborhood Covenants recorded January 18, 2000 at Book 2631, Page 3251; and the Links declaration itself. "In the event of any conflict between the Neighborhood Covenants and the Master Declaration, the Master Declaration shall control," the declaration says, and its use restrictions add that the more restrictive provision applies.
The declaration also created the association. The articles of incorporation and bylaws of The Links at The Strand Homeowner's Association, Inc. are attached to the recorded document, and they set a board of at least three directors, an annual members' meeting in February, a calendar fiscal year and quarterly assessments.
The county sales file shows how the neighborhood was built out. From May 2000 to June 2002 the lots passed to The Links at the Strand Development Corporation as vacant land, most at $61,200 to $87,800 a lot. The finished homes then sold one at a time: 2 first sales in 2000, 23 in 2001, 17 in 2002 and 11 in 2003, at a median of $469,900 and a range of $373,300 to $630,700. The county roll's year-built field tells the same story: 2 homes completed in 2000, 27 in 2001, 13 in 2002 and 12 in 2003.
While it owned lots, the developer controlled the association. The declaration gave it ten votes for each lot it owned and required it to hand control to the owners under section 617.307 of the Florida Statutes, three months after 90% of the lots were conveyed, or earlier at its option. The developer also carried the association's operating deficit instead of paying assessments on unsold lots, and was excused from funding reserves in that period. The records we read do not name a builder brand for the homes; the declarant sold them as finished houses, and the MLS Sub/Condo field and the county roll both carry only the neighborhood name.

The county's qualified sales trace The Links through two cycles. First sales ran at a median of $469,900 from 2000 to 2003. By 2005 and 2006 resales were closing at medians of $848,500 and $853,000, then fell to a median of $580,750 in 2009 and to as low as $517,500 in 2011. Through the 2010s The Links traded in a $505,000 to $629,000 band of annual medians, and the climb began in 2020: $645,000, then $755,000 in 2021, $799,000 and $935,000 on one sale each in 2022 and 2023, $1,300,000 on one sale in 2025, and a median of $1,415,000 on four qualified sales in 2026 through August. The 2026 median is 66% above the 2006 median, twenty years on.
The homes at The Links at The Strand are 54 detached, one- and two-story single-family pool homes built from 2000 to 2003 on lots of 0.17 to 0.28 acres, with MLS living areas from about 2,100 to 3,300 square feet and two to four bedrooms plus a den, per the county roll and ten years of listings.

The ten Links homes sold on the MLS since 2022 carried living areas of 2,091 to 3,300 square feet: three two-bedroom-plus-den homes of about 2,100 to 2,300 square feet, four three-bedroom-plus-den homes of about 2,400 to 2,600, two four-bedroom homes of about 2,730 and one four-bedroom-plus-den home of 3,300. The active and pending listings on September 26, 2026 were three-bedroom-plus-den plans of 2,533 and 2,472 square feet. The master association says the homes are "one or two story." The county roll's base area, 1,893 to 2,767 square feet for the main building, measures the building's base, not its living area, and on a two-story home it will run well below the listing's square footage, so we never compare the two numbers.
Every one of the 54 Links lots carries a pool on the county roll, and 40 also carry a spa, which is what the aerial shows: a screened pool cage behind nearly every roof. The declaration makes the pool, "any pool enclosures, decks, patios, and walkways" the owner's responsibility to maintain, and it requires gas tanks for pool heaters to be stored below ground. A new cage, a pool resurfacing or a heater is therefore an owner decision within the architectural rules, not an association project.
At The Links you own your lot and your house in fee simple. The declaration defines the common areas as all the land it covers except the platted lots, deeded to the association; on the county roll that is the 1.90-acre tract carrying Fairway Court, in the association's name. Your lot's boundaries are on the recorded plat, and the declaration gives each owner an easement over any part of the driveway that runs beyond the lot line to the street. There is no undivided share of a building, no association insurance on your house and no association approval to buy or sell, which is the core difference from the condominium neighborhoods of The Strand, including Mango Cay's detached villas.
Each Links home has an attached garage, and the declaration protects it: "No automobile garage shall be permanently enclosed or converted to other use without the written permission of the Board of Directors," and "All garage doors must remain closed except upon entering or exiting the garage." The association's assessments pay for "minor repair and maintenance of driveways on each Lot from each residence to the roadway," while "non-routine or extraordinary maintenance, repair or replacement" of the driveway falls to the owner. The street, its lighting, signs, drainage and landscaping are common-area costs in the association's budget.
A Links home completed in 2001 is 25 years old in 2026, so its original roof, air conditioning, pool equipment and water heater have almost certainly been replaced at least once, and possibly twice. The roof is the owner's under the declaration, which lists "painting and repair of roof, gutters, down spouts, and exterior building surfaces" among the owner's duties. The county's permit records, not the listing's remarks, tell a buyer when each system was last replaced; we pull them for every Links home we list or show.
The Links at The Strand's amenities come in three layers: each home's own pool on a golf-front lot along the Savannah nine; The Strand's gatehouse, north gate, lakes and preserves under the master association; and The Club at The Strand, where every Links owner holds a mandatory Social membership with no initiation fee.
The Links has no neighborhood clubhouse or community pool; every home has its own pool, and the shared amenities are the setting. The common areas the association maintains are the street and its sidewalks, "landscaped areas including lawns, shrubs, trees and other planting," walls, signs, street lights and drainage, as listed in section 4.2 of the declaration. The master association's Links page adds the two features owners value most: every home faces Savannah holes 4, 5 or 6, and from Fairway Court "Links residents have easy access to the clubhouse and other amenities of The Strand as well as to the north gate."
The Club at The Strand, 5840 Strand Boulevard, is a private, non-equity club owned since 2014 by The Strand at Naples, LLC. Its 2026 Membership Brochure makes Social membership mandatory for every Strand homeowner, with no initiation fee for Strand homeowners and annual dues of $4,162 in 2026. Upgrades are optional: a Sport membership at a $40,000 initiation and $7,652 in dues, a Single Golf membership at an $80,000 initiation and a Full or Family Golf membership at a $100,000 initiation, with golf dues scaled by age (Full or Family $15,861 at 56 and over). The club advertises "NO Assessments, NO Capital Dues, NO Hidden Fees, NO Food and Beverage Minimums"; the brochure is the document to read before an offer, because dues change each season. One detail matters at The Links in particular: the county roll lists a 0.19-acre tract inside the Links plat in the name of The Strand at Naples, LLC, the club's owner.
The club's 27 holes are three nines, Savannah, Sabal and Preserve, designed by Gordon G. Lewis, par 72 on every combination, per the club's golf page and the Florida State Golf Association's club record. The Links sits on Savannah, the nine the club calls "most player-friendly," with wide fairways and the largest greens; Savannah and Sabal are the two nines the club says hosted LPGA Tour play, which came to the club from 1999 to 2001. The clubhouse, which the club puts at 55,000 square feet, gained a $2.4 million lower-level renovation in 2022, reported by Club + Resort Business, and Tavern 59 opened in 2023. The sports page lists Har-Tru tennis, pickleball, bocce and croquet, and the club has a heated pool and a fitness center with a day spa, described on its pool page and fitness and spa page. For a Links owner, the clubhouse is a short drive or cart ride away.
The Strand Master Property Owners Association runs the staffed gatehouse and the north gate, the community's roads, lakes and preserves, and the bulk Comcast agreement; it is managed by Dorrill Management Group, 5672 Strand Court, per the master association's management page. Gate transponders cost $20 each under the transponder form. The Strand has no community development district: the Florida Commerce Official List of Special Districts lists none for it, so a Links tax bill carries no CDD bond assessment.
The Links at The Strand's homeowners' association fee is not published. The recorded declaration says what it pays for: the street and common areas, each lot's lawn and landscaping, minor driveway repair, insurance, management and reserves, and the master association's assessments, which The Links association collects from owners and remits. The amount comes from the budget or an estoppel certificate.
Section 4.2 of the Links declaration lists the common expenses: streets, driveways, parking areas and sidewalks in the common areas; lawns, shrubs, trees and plantings; walls, fences, signs, street lights and fountains; storm drains, drainage easements and sprinkler systems; common-area electricity and irrigation water; management fees; property and liability insurance on the common areas; reserve accounts; and taxes on the common areas. Section 5.1 then adds the item that makes The Links a low-maintenance neighborhood: "the Lot Owners shall be assessed by the Association for the maintenance of the lawn and landscaping on their Lots," together with "minor repair and maintenance of driveways on each Lot." The declaration requires the assessment to be paid quarterly, in advance.
The Links declaration is explicit on a question most Strand buyers have to guess at: "The Association shall collect all assessments and other sums due the Master Association as required of it by the Master Association," it "shall remit the assessments to the Master Association," and "Assessments due the Master Association by the Association shall be a common expense of the Association." By the recorded text, then, a Links owner's quarterly association bill carries the master association's share. The estoppel certificate for a specific home is where to confirm that the practice matches the text.
Section 5.2 of the declaration leaves the house to the owner: "the exterior of the residence, including painting and repair of roof, gutters, down spouts, and exterior building surfaces (including walls, columns, trellises, doors and fences)," all interior repairs, the pool, its enclosure, decks, patios and walkways, broken glass and torn screens, and major driveway work. The owner also insures the house: section 5.6 requires "insurance policies in an amount sufficient to finance the repair or replacement of the improvements on the lot," and lets the association buy coverage and charge the owner if a policy lapses. Water, electric and internet are the owner's own accounts, apart from the master association's bulk cable agreement.
There are three routes. The owner can share the current quarterly invoice and the adopted budget, which a Florida homeowners' association must make available to members under section 720.303. The association's board handles resale requests; the master association's Links page names no management company, so we reach the association through its board and the owner. And at contract, the estoppel certificate required by section 720.30851 states the regular assessment, anything unpaid and any special assessment adopted. We gather all three before a Links listing goes public, and a buyer working with Marc gets them before writing an offer.

Owning at The Links at The Strand means paying four layers: the Links association fee, which by its declaration includes the master share; the club's mandatory $4,162 Social dues for 2026; Collier County property taxes, a median of about $7,800 a year for a non-homestead home on the 2026 preliminary roll; and the owner's own homeowner's insurance.

Collier County Property Appraiser 2026 preliminary roll, files dated August 29, 2026; the preliminary figure is an estimate before the final millage is adopted, and the Collier County Tax Collector issues the bill in November. A buyer's taxes will not follow the seller's: Florida's homestead cap resets to the new assessed value after a sale, and the highest Links tax on the roll, $10,412.79, belongs to the home that sold for $1,595,000 in January 2026. Budget from the purchase price, not the current bill; a buyer paying about $1.2 million to $1.5 million who will not homestead the home should expect a bill above the non-homestead median.
Because the association insures only the common areas, a Links owner buys a full homeowner's policy on the house, including windstorm, and the declaration requires coverage sufficient to rebuild. Flood insurance depends on the home's flood zone and the lender, covered in the flood section below; most Links address points sit outside FEMA's Special Flood Hazard Area, but six do not on the current map. A wind mitigation inspection under section 627.0629 documents the roof and opening credits that move the premium.
The association's bylaws, as recorded in 2000, levy an "Initial Capital Assessment of Five Hundred and 00/100 Dollars ($500.00) per site" on every buyer, collected at closing; the board may have changed that figure since, so the estoppel certificate is the current word. The closing will also carry the estoppel certificates, any master association transfer or capital charge (not published), $20 per gate transponder and a prorated quarter of fees. The Florida documentary stamp tax on the deed, $0.70 per $100 of price under section 201.02, is customarily a seller's cost in Collier County.
The Links at The Strand is governed by one recorded declaration of covenants from March 2000, with the association's articles and bylaws attached, sitting under The Strand's master declaration and neighborhood covenants. It sets the assessment, maintenance, insurance, architectural, use, sign, vehicle, pet and lease rules below, and it runs for 30 years before renewing.
The Links declaration is eleven articles: definitions; property rights and easements; membership and voting (one vote per lot); assessments; maintenance of lots; architectural control and reconstruction; use restrictions; easements; enforcement; transfer of ownership and leasing; and general provisions. Articles of incorporation and bylaws for the association follow it in the same recorded instrument. For a buyer the working articles are IV (what the fee pays for), V (what the owner maintains and insures), VI (who approves changes), VII (how the home may be used) and X (sales and leases).

Article V splits the work cleanly. The association maintains the common areas and every lot's lawn and landscaping, and it may step in on any lot when an owner fails to make a needed repair within ten days of written notice, charging the cost back to that lot. The owner maintains everything else on the lot, from the roof to the pool. After a storm, section 5.4 requires the owner to start repairs within 30 days of the insurance settlement and finish within one year, to the architectural standards; if the owner does not, section 5.5 lets the association do the work and section 5.6 assigns it the insurance proceeds. That is a meaningful protection for neighbors after a hurricane, and a meaningful obligation for an owner.
The covenants "run with and bind the Properties" for 30 years from recording, which runs to March 2030, and then renew automatically for successive ten-year periods unless owners of two-thirds of the lots record an instrument to change or end them. Now that the developer has sold every lot, the declaration may be amended by an instrument executed by owners holding two-thirds of the voting interests. The bylaws may be amended by a board majority with the consent of a majority of members. We found no recorded amendment in the documents we read; ask the association and the title company for any that exist.
The Links sits inside The Strand Master Property Owners Association, under the master declaration at Official Records Book 2292, Page 1637 and neighborhood covenants recorded in 2000, with master documents amended in April 2022. The master layer sets a 30-day minimum lease term, allows two domestic animals per parcel, runs the gate and the architectural review, and charges the master assessment that the Links association collects. The Links association elects one neighborhood representative to the master association each year, as section 3.4 of the declaration requires.
No. The Links at The Strand is not age-restricted. The recorded Links declaration contains no housing-for-older-persons restriction, and its own definition of a "Single Family" includes the owner's "children, parents, brothers, sisters, grandchildren," so families are contemplated by the document itself.
The Strand as a whole is not a 55+ community either, although many owners are retirees. At The Links two of every three homes carry a Florida homestead exemption, so a larger share of owners live there year-round than in The Strand overall. For families, Fairway Court is zoned to three Collier County public schools rated A (see the schools section below), and Links plans run to four bedrooms plus a den.
Yes, with limits. The Links at The Strand declaration allows leases in writing with a copy to the board, for no less than 30 days, no more than three times a year, with no subleasing or room rentals; The Strand's master declaration adds its own 30-day minimum. Short-term vacation renting is not allowed.
Section 10.4 of the recorded declaration is short and complete: "All leases must be in writing and a copy of any lease shall be delivered to the Board upon commencement of the said Lease. There may be no leases for a period of less than thirty (30) days nor more than three (3) times per year. No subleasing or assignment of lease rights is allowed unless approved by the Board. No individual rooms may be rented and no transient tenants may be accommodated." A further sentence limits occupancy to the lessee, the lessee's family "within the first degree of relationship," and their guests. Unlike the condominium neighborhoods of The Strand, the Links declaration does not require the association to approve a tenant in advance.
The declaration allows a lot to be owned in a trust or by a corporation or other entity, but says the purpose is "to allow flexibility in estate or tax planning, and not to create circumstances in which the Lot may be used as short term transient accommodations." An entity owner must designate one natural person as the "Primary Occupant," and use by anyone else is treated as a lease. Co-ownership by more than two people also requires a designated primary occupant.
In practice The Links suits a seasonal owner who wants to lease the home for a month or a season while away, up to three times a year, and it does not suit a nightly or weekly rental plan. The master association's 30-day minimum and the gate's transponder rules, which issue transponders to "residents, members, and approved renters only," apply on top. With 36 of 54 homes carrying a homestead exemption, most Links homes are lived in by their owners today.
Pets are welcome at The Links at The Strand. The recorded declaration allows "pets of a normal domesticated household type such as a cat or dog," requires them to be leashed on common areas, makes owners clean up after them and lets the board remove a pet that becomes a nuisance; the master declaration allows two domestic animals per parcel.
The Links declaration sets no weight limit and no breed list, which is a real difference from the condominium neighborhoods; Mango Cay II's declaration, for example, caps dogs and cats at 30 pounds. The master association's two-animal limit is the binding number count. Livestock, poultry and breeding are prohibited. With fairways behind every home, a leash and a fence plan matter more than the rule book; any fence is an architectural approval, covered next.
Architectural review at The Links at The Strand runs through The Strand's master association. The Links declaration requires written approval from the master association's Construction Committee before any building, addition, fence, wall, screen enclosure, awning or other exterior change is started, judged for "harmony of external design and location in relation to surrounding structures."
Section 6.1 of the declaration covers nearly everything an owner might change outside: "No improvement, addition or deletion of structure of any kind, including without limitation, any building, fence, wall, screen enclosure, awning, drain or other improvement shall be commenced," and no "addition, change, alteration, repair or replacement" made, until the plans are approved in writing by the committee the master association created. A new pool cage, a replacement roof in a different material or color, a generator pad, impact windows or a fence all start with that application, and with Collier County permits.
If the master association ever stops exercising review, the Links declaration creates its own Architectural Review Board of at least three members, appointed by the association's board, which may require two sets of plans, charge a processing fee and approve or disapprove any visible change. An owner who disagrees may ask the board to review an ARB decision within 30 days, and the board's decision is final. Florida's section 720.3035 limits review to what the recorded documents allow.
The architectural rules also govern rebuilding. A home damaged by "aging, fire, windstorm, flood or tornado" must be repaired to the standards the architectural article sets, starting within 30 days of the insurance settlement and finishing within a year. For an owner that means keeping the original plans, the permit history and the insurance policy's replacement-cost figure together, because all three come up at once after a hurricane.

Most of The Links at The Strand sits outside FEMA's Special Flood Hazard Area, but not all of it. On FEMA's effective map, 43 of 55 Fairway Court address points are unshaded Zone X, 6 are shaded Zone X and 6 fall in Zone AH; on FEMA's preliminary maps all 55 are unshaded Zone X.

We ran every Fairway Court address point in Collier County Public Schools' address database, 55 in all, through FEMA's live National Flood Hazard Layer on September 27, 2026. The result: 43 points in Zone X, "Area of Minimal Flood Hazard"; 6 in shaded Zone X, the 0.2 percent annual chance flood area; and 6 in Zone AH, a Special Flood Hazard Area of shallow ponding. The six AH points sit mid-street, on both sides of Fairway Court, in the stretch that backs to the Savannah fairways and the lake. The street also straddles two FIRM panels: 47 points fall on panel 12021C0192J, effective February 8, 2024, and the 8 easternmost on panel 12021C0211H, effective May 16, 2012.
An address point is not a building footprint. A lender's flood determination, or an elevation certificate, decides the zone for a specific home, and a Links home mapped in Zone AH may have been built above the flood elevation. We check the determination and the elevation certificate for every Links home we list or show; Collier County explains elevation certificates in its Building Bulletin 21.
FEMA's preliminary National Flood Hazard Layer puts all 55 Fairway Court address points in unshaded Zone X. Collier County announced a 90-day appeal and comment period beginning August 19, 2026 in its August 2026 release on the proposed Flood Insurance Rate Map. Until the new maps take effect, the effective panels govern, including the AH area. Unincorporated Collier County participates in FEMA's Community Rating System, which discounts National Flood Insurance Program premiums countywide.
For our Strand guide we sampled a Fairway Court test point near the middle of the street: the USGS Elevation Point Query Service put the ground at about 14.0 feet, and the nearest effective base flood elevation line was 12.0 feet. Collier County's hurricane evacuation zone layer places Fairway Court in Evacuation Zone D, called only after Zones A, B and C; the state's Know Your Zone program explains the order. On the National Hurricane Center's worst-case storm surge risk maps, the Fairway Court point shows no surge in Category 1 or 2 scenarios and surge appears only in major-hurricane scenarios, under 3 feet in Category 3 and more in Categories 4 and 5. In Hurricane Ian in 2022 the severe impacts in North Naples were confined to the immediate coastline, per the National Hurricane Center's report, and we found no Strand-specific damage record.
By the county roll, 29 Links homes were completed in 2000 or 2001 and 25 in 2002 or 2003. The statewide Florida Building Code took effect March 1, 2002, as the Florida Housing Finance Corporation's briefing summarizes, but a home's permit date, not its completion year, decides which code applied, so some 2002 homes were permitted under the older rules. For insurance the roof's age and attachment and the protection of the openings drive the premium. A wind mitigation inspection under section 627.0629 documents roof-to-wall connections, roof shape and opening protection, and Citizens' discounts page explains the same credits for its policyholders.
At The Links the owner insures the whole house, not an interior. The recorded declaration requires every owner to carry insurance "in an amount sufficient to finance the repair or replacement of the improvements on the lot, taking into account local construction costs," to show proof on the association's request, and it lets the association buy coverage and charge the owner if a policy lapses. The association insures only the common areas. Flood insurance through the National Flood Insurance Program is priced under FEMA's Risk Rating 2.0, and a lender will require it for a home whose structure is in the AH area; outside it, flood coverage is optional but inexpensive in Zone X. Before closing, get quotes on the specific home, with the wind mitigation report and the elevation certificate in hand.

The Links at The Strand is zoned for 2026-2027 to Veterans Memorial Elementary School, North Naples Middle School and Aubrey Rogers High School, per Collier County Public Schools' address database, which returned the same three schools for all 55 Fairway Court addresses; all three earned an A from the state in 2024, 2025 and 2026.

We queried the district's database on September 27, 2026: 55 Fairway Court address records, every one assigned to the same three schools, none flagged for rezoning. Grades are from the CCPS 2026 Accountability Brief of July 1, 2026 and the district's school and district grades page. Aubrey Rogers High opened in August 2023, which is why older Strand listings name a different high school; WGCU reported the opening. Zones change, so confirm any address in the district's public school zone lookup before relying on it.
The Links at The Strand sits in a built-out zoning district, the Pelican Strand PUD, with no new homes planned inside the gate. The changes nearby are road projects on The Strand's east and south sides: the I-75 widening, a new I-75 interchange design at Immokalee Road and a planned Livingston Road flyover, all farther from Fairway Court than from the front of the community.
Any work that touches the structure, the roof, the windows, the pool cage or the mechanical systems of a Links home needs Collier County permits and, under section 6.1 of the declaration, the master association Construction Committee's written approval before it starts. Collier County publishes its monthly building permit reports. A buyer's due diligence should include the home's permit history: roof, pool, cage, window and air conditioning permits, with their dates, tell the true age of the big systems on a 25-year-old house.
The Pelican Strand PUD in Ordinance 02-57 caps The Strand at 1,160 dwelling units and 35 feet of residential height, and Collier County's PUD Master List marks it built out. On the aerial, The Links' neighbors are golf holes on the north and south, a lake to the southeast, the Strand Boulevard roadway to the east and a vegetated buffer at the west end of the cul-de-sac. We found no pending rezoning of The Strand itself.
FDOT's I-75 widening, project 452544-1, adds express and auxiliary lanes along The Strand's east edge with construction starting from fall 2026, and FDOT's project 454099-1 redesigns the I-75 interchange at Immokalee Road, with construction expected in early 2027. Collier County awarded a design contract for a Livingston Road flyover over Immokalee Road on July 28, 2026, reported by Gulfshore Business. FDOT's 2025 count put I-75 at The Strand at 116,388 vehicles a day (FDOT traffic data). The Links sits at the opposite, northwest corner of the community from the interchange, which is part of what a Links buyer pays for.
Daily life at The Links at The Strand runs through The Strand's staffed main gatehouse and the north gate near Fairway Court, with lawn care in the association fee, an eight-hour limit on trucks, boats and trailers outside the garage, and Immokalee Road and I-75 about two miles down Strand Boulevard.

The Strand's main gatehouse on Strand Boulevard is staffed, and residents use windshield transponders, $20 each under the master association's form, issued to "residents, members, and approved renters only." The master association's Links page places the north gate within easy reach of Fairway Court. Guests and service providers are sent to the main gate on Strand Boulevard, so a Links host should expect visitors to drive the length of the community.
The Links declaration keeps the street clear: no boats, trucks, commercial vehicles, trailers, recreational vehicles or any motor vehicle other than a passenger car or van may be parked on a lot outside the garage, or in the common areas, for more than eight hours, except vehicles working on a home or the grounds; vehicle repairs are limited to fully enclosed spaces; and garage doors stay closed. For owners with a boat or a work truck, off-site storage is the plan.
The association's landscapers maintain each lot's lawn and landscaping under section 5.1 of the declaration, and the lawns are irrigated to the pavement. Trash must be kept in sanitary containers screened from view and set out only for pickup. All utility lines on the lots are underground, septic tanks are prohibited, and The Strand's bulk Comcast agreement is described on the master association's Comcast page and its October 2021 service letter.

Choose The Links if you want to own your lot outright, a golf view from every home, room to grow to four bedrooms plus a den and 3,300 square feet, no association approval to buy, sell or lease, no weight limit on your dog, and a quiet cul-de-sac at the north end near the clubhouse. Accept in return the higher price, a roof and exterior that are yours to maintain and insure, a 2000 to 2003 house whose systems you should check one by one, and a flood-zone question on a handful of mid-street lots.
Choose Mango Cay if you want a detached pool home in The Strand at roughly half the price, a newer villa built after the 2002 statewide code, and a fee that at Mango Cay II covers the roof and exterior paint.
