Buyers search this neighborhood as "Wedgewood at The Strand," one word, while the recorded documents, the association and the master association all spell it "Wedge Wood," two words. It is the same 152 homes. It is not the Wedgewood neighborhood at Bonita Bay in Bonita Springs, and it is not the separate Wedgewood Subdivision plat recorded elsewhere in Collier County. Wedge Wood is the largest of The Strand's 15 voting neighborhoods, with 153 votes on the master association's 2026 annual meeting ballot, and it has recorded more MLS sales over the last five years (60) than any other Strand neighborhood. Its 19 buildings follow one street, Sand Wedge Lane, which curves east from the Wedge Wood pool and clubhouse between a lake to the south and golf holes and a larger fountain lake to the north. What follows is what daily life at Wedge Wood looks like, drawn from the recorded documents, the master association's own pages and the county's records.
Wedge Wood at The Strand is two residential condominiums governed by Chapter 718 of the Florida Statutes and operated by one association. Wedge Wood I at Pelican Strand, a Condominium was recorded September 29, 1999 at Official Records Book 2596, Page 1630, by Parker-Strand II, Inc., as a phase condominium of up to nine phases of eight units. Wedge Wood II at Pelican Strand, a Condominium was recorded March 27, 2000 at O.R. Book 2655, Page 2649, by Parker-Strand III, Inc., as a phase condominium of up to ten phases of eight. The phase exhibits tie each phase to one building: Wedge Wood I is buildings 1 to 9 and Wedge Wood II is buildings 10 to 12 and 14 to 20. There is no building 13.
The association is Wedge Wood at The Strand Condominium Association, Inc., Florida not-for-profit corporation N99000004774, filed August 5, 1999 and active, which began life as Wedge Wood at Pelican Strand Neighborhood Association, Inc. The master association's Wedge Wood page names a seven-member board and Seacrest Southwest Property Management, 1044 Castello Drive, Suite 206, Naples, (239) 261-3440, as the manager. Above it sits The Strand Master Property Owners Association, Inc., and beside both sits The Club at The Strand, which is privately owned.
Every Wedge Wood building is on Sand Wedge Lane, and every building has its own street address with eight units behind it. From the pool end eastward, the Collier County 2026 tax roll and the school district's address register place the Wedge Wood I buildings at 5967, 5963, 5964, 5959, 5958, 5953, 5954, 5949 and 5948 Sand Wedge Lane, and the Wedge Wood II buildings at 5945, 5944, 5941, 5940, 5937, 5936, 5932, 5928, 5923 and 5924 Sand Wedge Lane. The roll carries 72 units under Wedge Wood I and 80 under Wedge Wood II, eight at every address.
That matters for one practical reason: the MLS "subdivision" field on Wedge Wood listings is typed by listing agents and is inconsistent, reading "Wedge Wood at The Strand," "Wedgewood II" or just "The Strand" for the same building. The house number is the reliable key. Any Sand Wedge Lane address from 5923 to 5967 is Wedge Wood; 5945 and below is the Wedge Wood II declaration, 5948 and above is Wedge Wood I.
The 2026 preliminary tax roll answers this better than any brochure. Of Wedge Wood's 152 units, 52 (34.2%) carry a homestead exemption, and 78 (51.3%) have a Florida mailing address; the rest mail to other states, led by New York (12), Ohio (8) and Massachusetts (7), and six to Canada. In plain terms, and this is our reading rather than a survey, Wedge Wood is mostly a second-home and seasonal neighborhood with a solid year-round minority, which is why the lease approval rules matter to so many owners and why winter is when Sand Wedge Lane feels full. Across all of The Strand, 415 of 1,072 residential parcels (38.7%) mail to an out-of-state address, per the same roll.
A Wedge Wood owner does not paint the building, replace a roof or maintain the grounds. The declarations make the association responsible for the common elements and require it to insure "all of the buildings and other insurable improvements within the Condominium Property," including windstorm, under an all-risk property policy. What remains the owner's is the inside of the unit, its fixtures and contents, the interior of the garage the unit uses, and the unit owner's own HO-6 insurance. The Wedge Wood fee amount itself is not published on any public page we could find; the fee section below explains how to get the exact figure in writing.
A February weekday at Wedge Wood might start with coffee on a lanai facing the fountain lake, a walk along Sand Wedge Lane to the neighborhood pool, then a tee time on one of the club's three nines of Gordon Lewis golf, or a pickleball game at the club's seven courts. Errands run outside the gate: the Publix at 5624 Strand Boulevard sits in the commercial center at The Strand's own entrance, and Immokalee Road puts I-75 about 0.4 miles from the entrance and NCH North Naples Hospital about six minutes away, off-peak (OSRM public router, measured from Strand Boulevard at Immokalee Road). Evenings might be the pool deck at Wedge Wood's clubhouse or dinner at Tavern 59 inside the club.

Wedge Wood at The Strand recorded 11 MLS closings in the 12 months to September 26, 2026, at a median of $415,000, from $350,000 to $445,000, at a median 94.32% of list and 70 days on market. Two Wedge Wood condos were active that day at $459,000 and $494,000, and two more were under contract.

Wedge Wood is the one Strand neighborhood with enough sales to stand on its own twelve months, so every figure below uses the last-12-month window unless it says otherwise. Two rules govern the numbers. First, MLS price per square foot divides by the living area the listing agent entered, and the county roll's area is a separate measure; we never compare one against the other. Second, a median is stated with its count and parity, and the per-foot and sale-to-list figures are medians of per-sale ratios, not ratios of totals.

Our arithmetic on those eleven rows: $4,476,900 in total volume; a median sold price of $415,000 (n=11, odd, an observed sale) and a mean of $406,991; a median of $280.78 per square foot of MLS living area (the mean of the eleven per-sale ratios is $274.73); a median sale-to-list ratio of 94.32% (mean 93.48%); and a median of 70 days on market. The fastest sale took 12 days and the slowest 219. None of the eleven sold at or above its list price. For comparison, all 49 condominium and attached closings across The Strand in the same window closed at a median $565,000, $309.87 per square foot and 67 days, and the whole community's 61 closings at a median $610,000 (Southwest Florida MLS Matrix, pulled September 26, 2026).

The pattern reads plainly: in 2022 Wedge Wood units sold above list within days; by 2024 the median peaked at $515,000; since then the median has fallen back to the $420,000 to $430,000 range and days on market have stretched. The highest Wedge Wood sale in five years, $590,000 in June 2024, was a 1,540 square foot unit at 5928 Sand Wedge Lane.
The two declarations trade as one market. Over 60 months, Wedge Wood I (buildings 1 to 9) recorded 26 MLS closings at a median of $447,500 (even, the mean of $445,000 and $450,000), and Wedge Wood II (buildings 10 to 20) recorded 34 at a median of $445,000 (even, both middle sales $445,000). In the last 12 months, Wedge Wood I recorded 7 closings at a median of $404,900 (odd), and Wedge Wood II four: $420,000, $360,000, $425,000 and $442,000. A $2,500 gap over five years is noise; the declaration does not move the price, the unit does.
Collier County recorded sales (DOR-qualified deeds, county sales file indexed September 26, 2026, newest Wedge Wood recording April 14, 2026) show 10 qualified Wedge Wood resales since September 2025, at a median of $417,500 (n=10, even, the mean of $415,000 and $420,000), from $350,000 to $445,000. The county and MLS layers agree on nine of the sales to the dollar. They differ in three ways a buyer should understand before using them as comparables: the county window includes a $438,000 sale recorded September 4, 2025, which the MLS dates just before its window; two MLS closings (the $400,000 sale in December 2025 at 5963 and the $420,000 sale in January 2026 at 5953) do not appear among the county's qualified sales, which can mean a deed the county did not qualify or a recording after the file date, and we have not confirmed which; and recording dates differ from MLS close dates by days, in both directions. The county record is the recorded price; the MLS record carries the list price and days on market.
The Collier County 2026 tax roll (preliminary, files dated August 29, 2026) values Wedge Wood units in a tight band: a median total just value of $355,485, from $348,270 to $362,700 across all 152 units. The roll's tax figure for a unit without a homestead exemption has a median of $3,270, and homesteaded units carry less. A just value is the county's mass-appraisal figure as of January 1 and is not a price; recorded Wedge Wood sales in the last year ran $350,000 to $445,000. Final 2026 tax bills are mailed in November, and a buyer's own bill resets to the purchase-year value because the Save Our Homes assessment cap resets when a property sells.
Three facts drive a Wedge Wood price in 2026. First, the band is narrow: the last eleven sales sit within $95,000 of each other, so a unit that asks $50,000 over the band needs a visible reason, such as renovated kitchen and baths or a fairway or fountain view. Second, negotiation is real: the median buyer paid 94.32% of list, and the three lowest ratios (87.72% to 89.36%) came on units that had sat 70 to 121 days. Third, the calendar matters: nine of the eleven closings recorded from December to March, when seasonal buyers are in Naples. A seller who prices to the record and lists by early winter is positioned for the season; one who prices to the 2024 peak is positioned for a price cut.
The newest Wedge Wood closing in the MLS record, April 17, 2026 at 5944 Sand Wedge Lane (Wedge Wood II, building 11), shows how this market works. It was a 2 bedroom plus den, 2 bath unit of 1,540 square feet by the MLS, listed at $459,000 and sold at $442,000 after 14 days, 96.30% of list and $287.01 per square foot. The county recorded the same sale at $442,000 on April 14, 2026, on a 1,540 square foot base area. Two months earlier, a 1,540 square foot unit at 5963 Sand Wedge Lane sold for $350,000 after 74 days at 87.72% of a $399,000 list. Same plan size, $92,000 apart. That spread is what a Wedge Wood valuation has to explain unit by unit, and it is why we price from condition, floor and view, not from square footage alone.

Wedge Wood at The Strand prices more than tripled from the first developer sales of 1999 to 2001, when the county recorded median prices of $146,800 to $155,500, to a 2024 median of $515,000. Since 2024 the recorded median has eased to $434,000 in 2025 and $420,000 in 2026 through April 14.

Collier County recorded sales, selected years; the full year-by-year series is in our research file and we will send it on request. The story in the record: Wedge Wood sold new for about $150,000 in 1999 to 2001, rode the 2005 to 2006 peak to a median above $300,000, fell back to $160,000 by 2010, climbed slowly through the 2010s, then jumped with the rest of Naples in 2021 and 2022. The 2024 median of $515,000 was the neighborhood's recorded high; 2025 and 2026 have settled 16% to 18% below it.
Across all of The Strand's qualified recorded sales, the county's calendar-year medians ran $308,500 in 2019, $312,000 in 2020, $367,000 in 2021, $550,000 in 2022, $640,000 in 2023, $652,500 in 2024 and $610,250 in 2025 (Collier County recorded sales, files dated August 29, 2026). Wedge Wood moved with the community: roughly a doubling from 2019 to 2023, a peak in 2024, and a step back since. Its step back has been sharper than the community's (about 16% from 2024 to 2025 against about 6% for The Strand), which fits a condominium segment where buyers weigh association costs and insurance more heavily than detached-home buyers do.
An owner who bought at Wedge Wood before 2021 is almost certainly selling at a gain on the recorded medians; an owner who bought in 2023 or 2024 may be near or below the purchase price today. That second group is where pricing strategy matters most, because the temptation is to price to what was paid rather than to what the last eleven buyers paid. Wedge Wood at The Strand was built from 1999 to 2001 by Jack Parker's single-purpose companies, Parker-Strand II and Parker-Strand III, on land in the Pelican Strand plan, during the same months the community renamed itself The Strand. Its records still say "Pelican Strand" because both declarations were drafted under the original name.
The Strand began as Pelican Strand. Pelican Strand, Ltd. was formed in March 1995, construction began in 1996, the golf course and club opened in November 1997, and the developer partnership, its development corporation and the master association all amended their names to "The Strand" effective April 30, 1999, per Florida Division of Corporations filings. Jack Parker's companies built the multi-family condominiums near the front of the community in the second phase of development: Feather Sound and Cypress Cove in 1998, Clubside in 1999 and 2000, and Wedge Wood in 1999 to 2001.

Collier County Clerk of the Circuit Court, Official Records; the three Wedge Wood instruments were read page by page for this guide. Each declaration anticipated later phase amendments ("Upon the submission of each Phase, an Amendment will be made to this Declaration"), and the county roll shows all 19 phases were added: 72 units under Wedge Wood I and 80 under Wedge Wood II.
The Wedge Wood I declaration submitted Phase 2 first and gave each unit a fractional share of the common elements that shrank as phases joined, from one-eighth with one building to one seventy-second with all nine. The Collier County 2026 tax roll dates 56 Wedge Wood I units to 1999 and 16 to 2000, and 64 Wedge Wood II units to 2000 and 16 to 2001. The master association's Wedge Wood page describes the result as "19 quality two story buildings providing 152 residences," created "by Jack Parker Construction Inc. in 2000." The first recorded Wedge Wood sales, per Collier County recorded sales, were in October 1999 in Wedge Wood I and April 2000 in Wedge Wood II, at recorded prices of roughly $136,000 to $190,000.
The 1999 and 2000 documents set up a three-part structure: a condominium association for each declaration (the Wedge Wood I declaration attaches the articles of Wedge Wood I at Pelican Strand Condominium Association, Inc.) and a separate Wedge Wood at Pelican Strand Neighborhood Association to own and run the shared pool, clubhouse, roads and entry features. Today the Florida Division of Corporations and the master association list one active Wedge Wood entity, N99000004774, filed August 5, 1999 as the neighborhood association and now named Wedge Wood at The Strand Condominium Association, Inc. How and when the two original condominium associations were folded into it is not in the records we could read on September 26, 2026 (the state's document images were offline for maintenance that weekend), so ask for the association's current articles and any merger filing with the resale documents.
The master association's 2026 ballot gives Wedge Wood 153 votes, one more than its 152 condominium units. The recorded Wedge Wood restrictions offer a likely explanation without proving it: they carve out of the neighborhood common areas "a separate single family Unit" that may be located "adjacent to or above the clubhouse," which the declarant kept the right to sell. The school district's address register lists 5968 Sand Wedge Lane, at the clubhouse end of the street, with a separate "B" entry. We read that as the probable 153rd home, but no document we read confirms it, so we state it as unconfirmed.
Every Wedge Wood at The Strand building holds eight condominiums in four plans, two of each, which the Collier County 2026 tax roll carries at 1,449, 1,478, 1,490 and 1,540 square feet. Units are two bedrooms plus a den, two bedrooms or three bedrooms, all with two baths, and each has the exclusive use of one garage space.
Both declarations give "the estimated general size of each Unit" as a minimum of 1,200 and a maximum of 3,000 square feet, a range drafted for flexibility; the buildings as built are far more uniform. The county roll's area for each of the 152 units falls on one of four figures, and the count is exactly 38 units at each. That uniformity is why Wedge Wood is such a clean market to price: every building offers the same menu.

Units and areas: Collier County 2026 tax roll (preliminary, files dated August 29, 2026). Sales: Southwest Florida MLS Matrix, pulled September 26, 2026, grouped by the living area the listing agent entered; three more closings were entered at 1,470 or 1,500 square feet and are left out of this table. The MLS area is agent-entered and does not always match the county's, so treat the per-plan medians as a guide, not a rule. What the table does show is that the largest plan does not reliably sell for the most: over five years the 1,449 square foot entries carried the highest median, which points to floor position, view and condition rather than size as the price driver.
Of the 60 Wedge Wood MLS closings in the last five years, 49 were listed as two bedrooms plus a den with two baths, 6 as two bedrooms and two baths, and 5 as three bedrooms and two baths. The den is the flex room: some owners list it as a third bedroom, which is why the same plan appears under different bedroom counts. Every closing listed two full baths.
The master association describes all 19 buildings as two-story, and the recorded declarations describe eight-unit buildings with garages designated as limited common elements: "each Unit shall always have the exclusive use of one (1) garage space." Unit owners maintain the interior of their garage, and the declarations add that "all garage doors shall remain closed at all times unless vehicles or people are entering or exiting the garage." Driveways that serve a garage are also limited common elements. Beyond the garage space, parking is in common spaces: guests use visitor spaces, and a household with more than two vehicles parks the extra car in the unassigned spaces.
The declarations draw firm lines around the building envelope. An owner may not enclose the lanai, may not attach awnings, storm shutters or screens to the exterior without the association's written consent, may not change the lanai floor covering without board approval, and may not install ceramic tile or wood floors unless the board has approved a plan "providing adequate noise insulation." Contractors must be licensed in Collier County, carry at least $250,000 per occurrence and $500,000 aggregate general liability, register with the property manager and work between 8:00 a.m. and 5:00 p.m., Monday through Saturday. For a buyer planning a renovation, that is the permission path to budget for; for a seller, a renovation done with approval is worth documenting in the listing file.
Wedge Wood's plans are among the smallest in The Strand. The county roll puts Clubside units at 1,633 to 2,136 square feet, Cypress Cove at 1,633 to 1,793, Pinnacle at 1,633 to 2,150, Grande Reserve at 1,884 to 2,442, Trophy Club at 2,109 to 2,686 and Turnberry Woods at 2,160 to 2,686 (Collier County 2026 tax roll). Only Feather Sound matches Wedge Wood: 62 of its 64 units carry the same four plan sizes. That is the other half of Wedge Wood's entry price: less square footage per door, in the same gate and the same club.
A Wedge Wood at The Strand condo comes with three layers of amenities: Wedge Wood's own pool and clubhouse at the west end of Sand Wedge Lane, The Strand's gated, lake-laced grounds run by the master association, and mandatory Social membership in The Club at The Strand, with golf available as an optional upgrade.
The master association describes "a well appointed club house and pool" that "allows for leisure times, meeting spaces and a multitude of social activities," and "beautiful views of the golf courses lakes and fountains surrounding Wedge Wood." The recorded Wedge Wood restrictions dedicate the recreational facilities, clubhouse, roads, utilities, walls, entry features, street lights and irrigation as neighborhood common areas, and an exhibit to those restrictions locates the "Wedge Wood Neighborhood Association Pool Area" on part of Tract 14 of Pelican Strand Replat 1C. On the federal aerial behind this page's hero image, the pool sits at the west end of Sand Wedge Lane beside 5968, the clubhouse address in the school district's register. The restrictions also let the association offer optional "Special Services" to owners for a fee, such as pool cleaning or pest control, billed only to the owners who ask for them.
The Club at The Strand, 5840 Strand Boulevard, requires Social membership of every homeowner, with no initiation fee for Strand homeowners and 2026 annual dues of $4,162, per the club's 2026 Membership Brochure. Social membership brings the clubhouse, dining at Tavern 59, The Grille and the Veranda, the heated Junior Olympic pool, the fitness center, social events and access to racquet sports. Upgrades are optional: Sport membership carries a $40,000 initiation and $7,652 in dues, Single Golf an $80,000 initiation and age-based dues of $9,920 to $12,380, and Full (Family) Golf a $100,000 initiation and dues of $11,121 to $15,861. The club advertises "NO Assessments | NO Capital Dues | NO Hidden Fees | NO Food and Beverage Minimums."

The Strand has a staffed gatehouse on Strand Boulevard north of the commercial center, a north gate near Fairway Court and a members-only rear gate near Pinnacle Lane. Residents enter with transponders, which cost $20 each from August 1, 2025, and are issued to "residents, members, and approved renters only," per the master association's transponder form. The Wedge Wood at The Strand condominium fee is not published on any public page we could find, and neither is The Strand master association's assessment, which the Wedge Wood association collects with its own fee. The one published layer is the club: every owner pays $4,162 in 2026 Social dues. The exact Wedge Wood figure comes from the estoppel certificate or the adopted budget.
That is an honest answer, not a gap in effort. The master association's budget sits behind its owners' login, and the Wedge Wood association does not post its budget publicly. Any "HOA fee" printed on a Wedge Wood listing is a figure typed in by a listing agent; it may be current, stale, quarterly rather than monthly, or missing the master share. We do not repeat those figures here, and neither should a buyer rely on them.
The Wedge Wood declarations set the rules even though they do not set today's numbers. The association "has the power to levy and collect assessments based on the annual budget; to levy special assessments for non-recurring or unbudgeted common expenses," and the bylaws require the board to adopt an annual budget that includes reserve accounts for capital expenditures and deferred maintenance unless owners vote to waive or reduce them. The Wedge Wood I declaration also records how the master assessment reaches a Wedge Wood owner: "each individual condominium association located in Pelican Strand shall assess and collect assessments" established by the master association, whose board sets the amount and allocates it to each neighborhood.
The 1999 Wedge Wood neighborhood restrictions record the developer's guarantee that the neighborhood association's assessment, not counting any condominium association or master association assessment, would not exceed $817.44 per unit per year, without reserves, during the guarantee period. That number is 27 years old, covered one layer of three and excluded reserves. It is useful only as evidence of the structure: a Wedge Wood owner has historically paid a neighborhood layer, a condominium layer and a master layer, which today appear to be billed together by the single Wedge Wood association.
No. The Strand is not in a Community Development District: Florida's Official List of Special Districts lists none for it, and the Collier County CDD map layer shows none at any Strand point. The Collier County 2026 tax roll carries no non-ad valorem assessment on the median Wedge Wood unit.

The county roll values every Wedge Wood unit between $348,270 and $362,700, and its tax figure for a unit without a homestead exemption has a median of about $3,270. Homesteaded owners pay less, because the homestead exemption and the Save Our Homes cap reduce the taxable value. A buyer who pays $415,000 should expect the county to reassess the unit toward its market value in the year after purchase, and should budget from the purchase price rather than from the seller's bill. The Wedge Wood declarations we read impose no capital contribution on a buyer, and the club charges no Social initiation to Strand homeowners. Whether the association has since adopted a transfer or capital charge, and whether the master association charges one, is not published; the estoppel certificates will say. Wedge Wood at The Strand is governed by four recorded layers: the 1997 Pelican Strand master declaration, the 1999 Wedge Wood neighborhood restrictions, and the Wedge Wood I (1999) and Wedge Wood II (2000) condominium declarations, whose use, leasing and pet rules read the same. Board rules adopted since then sit on top and are available from the association.
Every Wedge Wood unit is subject to the Master Declaration of Covenants, Conditions, Restrictions and Easements for Pelican Strand, dated March 7, 1997 and recorded at O.R. Both declarations let the association "establish additional rules and regulations governing the conduct of residents" and the use of units and common elements, provided they are consistent with the declaration, and let it "grant relief in particular circumstances from the provisions of specific restrictions" for good cause. In practice that means the board's current rules, not only the 1999 text, govern daily life. The master association's Wedge Wood page lists a seven-member board, with Seacrest Southwest Property Management as manager.
No. Wedge Wood at The Strand is not a 55+ community. Both recorded declarations state that "there are no restrictions on children residing in the condominium," and The Strand's master documents set no age requirement. The practical limit is occupancy: no more than six persons continuously residing in a unit, excluding visitors and guests.
In practice Wedge Wood skews toward retirees and seasonal owners, as most of North Naples' golf communities do. Census figures for the block group that includes The Strand show a median age of 70.4 and 36.6% of homes held for seasonal use, per the U.S. Census Bureau's American Community Survey 2020 to 2024 (Tract 112.13, Block Group 1, a geography that also covers neighboring communities). Families with school-age children do buy at Wedge Wood, and the school zone section below shows the three schools assigned to every Wedge Wood building. For a seller, the absence of an age rule widens the buyer pool: a Wedge Wood unit can be sold to a young family, a working professional or a retiree without an age-verification step.

The declarations set the review fee at $50 per lease "at the discretion of the Board"; Florida's condominium statute, section 718.112, governs what an association may charge for a lease or transfer approval, so ask the manager for the current fee. We did not find a Wedge Wood lease application posted publicly; Seacrest Southwest Property Management handles the process.
Wedge Wood works for seasonal leases of a month or more and for annual leases, not for nightly or weekly rentals. Every lease waits on board approval, so an owner who leases needs the application in early, particularly for January to April seasonal tenants. An investor should also price in that renters use the gate through approved transponders and that the owner stays responsible for the tenant under the master declaration. About two thirds of Wedge Wood units carry no homestead exemption on the 2026 roll, and many are leased part of the year. A unit with a tenant in place can still be sold, but the lease, the approval letter and the move-out date need to be in the listing file on day one, because the board approves leases, and a buyer's lender and insurer will ask about occupancy.
Pets are allowed at Wedge Wood at The Strand with the board's prior approval. Both declarations limit owners and occupants to no more than two dogs and cats combined, plus small caged birds and aquarium fish, require leashes outside the unit and cleanup, and let the board withdraw approval when a pet becomes a nuisance.
The recorded text, section 12.P of each declaration: "In order to keep a pet on the premises, prior approval of the Board of Directors must be obtained. Pets of Owners or Occupants shall be limited to no more than two (2) dogs and cats in the aggregate, small birds to be kept in a bird cage and tropical fish to be kept in an aquarium." Dogs and cats must be kept in the unit and on a leash outside it; owners remove their pets' waste; animals must be licensed; no horses, cows, goats, chickens, pigeons "or any other such animals, fowl or reptiles" may be kept; and "commercial activities involving pets are not allowed." The master association's own rule allows two domestic animals per parcel, so the Wedge Wood rule and the master rule land in the same place on count, with Wedge Wood adding the approval step. The declarations set no breed or weight limit; ask the association whether the board has adopted one by rule. Tenants' pets are part of the lease approval, not automatic.
Florida's milestone inspection and structural integrity reserve study (SIRS) laws attach to condominium buildings of three or more habitable stories. Wedge Wood at The Strand's 19 buildings are described as two-story by the master association, and no Wedge Wood address appears on Collier County's milestone buildings list, so neither mandate appears to apply. That is a reading of the record, not a legal opinion.

A buyer should ask for the most recent budget, the reserve schedule, any reserve study or engineering report the board commissioned voluntarily, the roof replacement history for the building, and any special assessment adopted or under discussion. Buildings of this age are entering the years when roofs, paint, balconies and plumbing come due; a well-funded reserve is worth more to a Wedge Wood buyer than any statute.
Wedge Wood at The Strand sits in FEMA flood Zone X, an area of minimal flood hazard, on the effective map at the Sand Wedge Lane test point, with ground at about 14.3 feet against nearby base flood elevations of 11.5 to 12.0 feet. Queried September 26, 2026. A Zone X designation means federal flood insurance is not required by a federally backed lender; it does not mean no flood risk. The lakes around Wedge Wood are mapped AE, which is why the base flood elevation lines sit close by. Collier County's announcement of the proposed Flood Insurance Rate Maps opened the appeal period in August 2026; the preliminary maps are not yet effective.
Evacuation Zone D is called in larger storms. The National Hurricane Center's storm surge risk maps show no surge at Wedge Wood in Category 1 or 2 scenarios; flooding from surge appears only in major-hurricane scenarios. In Hurricane Ian in 2022 the severe surge impacts in North Naples were confined to the immediate coastline, per the National Hurricane Center's report on Ian, and we found no Wedge Wood-specific damage record. Hurricane Irma in 2017 brought a recorded 112 mph gust in North Naples near the Immokalee Road latitude, per the National Weather Service Irma report.
Both Wedge Wood declarations require the association to carry property insurance on "all of the buildings and other insurable improvements within the Condominium Property," covering fire, extended coverage "including Windstorm," vandalism and the other hazards of an all-risk policy, plus liability and fidelity coverage, and flood insurance "if required by law." Each unit owner carries an HO-6 policy for the unit's interior, improvements, contents, liability and loss assessment, with the line between the two drawn by the declaration and section 718.111(11) of the Florida Statutes.
Wedge Wood was built in 1999 to 2001, before the statewide Florida Building Code took effect on March 1, 2002, per the Florida Housing Finance Corporation briefing. That does not make the buildings weak, but insurers price what they can document: roof age, roof-to-wall connections and opening protection. Because shutters and other exterior attachments need the association's written consent, a Wedge Wood owner's opening protection is largely an association matter. Ask for the building's roof date, the association's wind mitigation documentation and any shutter or impact-glass standard the board has adopted. Unincorporated Collier County holds Community Rating System Class 5, a 25% discount on National Flood Insurance Program premiums for policies in the program, per Collier County's floodplain management page and FEMA's CRS program page.

What this means at Wedge Wood specifically: Sand Wedge Lane sits in the middle of the community, with golf holes and a large fountain lake between its east end and the interstate side, per the federal aerial behind this page. Construction traffic will be felt at the Immokalee Road entrance more than on Sand Wedge Lane. FDOT's 2025 count put I-75 at The Strand at 116,388 vehicles a day, per FDOT's traffic data. We do not state where noise walls will go because FDOT has not confirmed it for this segment.
The zoning itself is settled. The Pelican Strand PUD, Collier County Ordinance 02-57, adopted November 5, 2002, covers 574.6 acres with a cap of 1,160 dwelling units and a 35-foot residential height limit; the county's PUD Master List dated June 11, 2026 marks it built out. The 1,073 homes on the master ballot are all there will be.

Zone X, an area of minimal flood hazard, at the 5925 Sand Wedge Lane test point on FEMA's effective map (panel 12021C0211H), with ground at about 14.3 feet. FEMA's preliminary maps keep it in Zone X. The surrounding lakes are mapped AE.
A federally backed lender does not require it in Zone X, but it is available and often inexpensive there. The association's policy covers the buildings as its declarations require; ask what flood coverage the association carries and what your HO-6 must cover.

Floor, view and condition move price more than 91 square feet.
The MLS rows we pulled do not flag renovation consistently, so we do not publish a renovation premium. The spread in the record, $92,000 between two 1,540 square foot sales two months apart, is the best evidence that condition matters; we compare your unit's photos and features with each recent sale.
Views are the most likely reason for the spread between same-size units, and the master association calls out "views of the golf courses lakes and fountains." The MLS does not code view consistently enough to measure a premium, so we judge it sale by sale from listing photos.
