Living in Trophy Club at The Strand as a Homebuyer

Living in Trophy Club at The Strand means owning a 2000 to 2003 coach home in a four-unit, two-story Bateman building on a private loop at the north end of The Strand, with your own garage, a neighborhood clubhouse, pool and spa, mandatory Club at The Strand social membership, and lakes and golf on both sides of the street.

Trophy Club is the sixth-largest of The Strand's 15 voting neighborhoods, with 88 of the master association's 1,073 votes on the 2026 ballot, after Wedge Wood (153), Clubside (125), the Single Family Homes association (121), The Pinnacle (112) and Cypress Cove (92). It is the largest of the three Bateman coach-home condominiums, ahead of Grande Reserve (84) and Turnberry Woods (32). What follows is what daily life at Trophy Club looks like, drawn from the recorded documents, the association's own site, the master association's published schedules and the county's records.

What Is Trophy Club at The Strand?

Trophy Club at The Strand is a Chapter 718 condominium of 88 coach homes, governed by Trophy Club at The Strand Condominium Association, Inc. (Florida Division of Corporations document N99000006092, chartered October 14, 1999, active). The association describes itself on its community website as "a luxury condominium community located at the northern end of The Strand Community," with "88 homes in 22 buildings with a clubhouse, swimming pool, and spa," "surrounded by beautiful lakes with overlooking golf course views," and "Built in 2000-2002 by one of Florida's premier builders, Bateman Construction."

Every Trophy Club owner holds three memberships at once: a vote in the Trophy Club condominium association, a share of The Strand Master Property Owners Association through Trophy Club's 88 votes, and mandatory social membership in The Club at The Strand. The first sets your assessment, your leasing and pet rules and approves your sale. The second runs the gate, the roads and the lakes. The third is a private club with its own dues. Twenty-Two Buildings on One Loop

Trophy Club is one street. Trophy Drive enters from the east and runs as a single long loop, with the clubhouse, pool and spa inside the west end of the loop. Collier County's public parcel layer maps the condominium as a footprint roughly 440 meters east to west and 270 meters north to south, with a lake along the north side and golf holes and a second lake along the south side, per the county's Parcels map service. The county's site address layer lists 112 address points on Trophy Drive: 88 residences plus building and amenity points.

The loop is one-way. Section 14.9 of the 2024 restated declaration requires vehicles to travel "in a counterclockwise manner" along Trophy Drive, and it bars parking on the street or the grass. That single rule shapes the daily feel of the place: little through traffic, garages doing the parking work, and a quiet street that belongs to 88 households.

Upstairs and Downstairs: How a Trophy Club Building Works

Each Trophy Club building holds four residences, two on the first floor and two on the second. The recorded declaration defines three unit types: a first-floor type I of 2,160 square feet, a first-floor type IV of 2,109 square feet, and a second-floor type I of 2,686 square feet, each with a 173 square foot lanai. The upstairs residence is the larger one. Garages are assigned to each residence as limited common elements, a foyer or loggia serving a second-floor residence is that residence's limited common element, and any elevator space serving a second-floor residence belongs to that residence and is maintained "solely at the expense of" its owner (Section 1.29 of the 2024 restatement).

For a buyer the practical question is the stairs. A first-floor residence has none. A second-floor residence has an interior stair and, in some buildings, an elevator. How many second-floor residences have an installed elevator is not stated in the recorded documents we read, so ask for the listing's elevator details and its service record before you write an offer.

Who Owns at Trophy Club?

Trophy Club is an owner-occupied, largely seasonal neighborhood by design. The 2024 restatement caps ownership at two units per person, couple, relative or related entity (Section 14.6), limits leasing to three terms a year of 30 days to one year (Article 16), requires Board approval of every buyer and every tenant (Articles 16 and 17), and bans timeshares, "unit sharing" and fractional ownership (Section 17.1.2). Across The Strand as a whole, 415 of the 1,072 residential parcels (38.7 percent) carry an out-of-state owner mailing address on the Collier County Property Appraiser 2026 preliminary roll (data files dated August 29, 2026), an indicator of seasonal ownership. The recorded certificates of approval name individuals and family trusts as buyers far more often than companies, which is what the declaration is written to encourage.

A Day at Trophy Club

A Trophy Club morning starts in the garage, because at least one car lives there overnight under Section 14.9. From the loop it is a short drive or cart ride to The Club at The Strand's clubhouse at 5840 Strand Boulevard for golf on one of its three nines, tennis on its eight Har-Tru courts, pickleball, the fitness center or lunch. Back home, the Trophy Club pool and spa sit at the west end of the loop, and the association hosts potluck and catered dinners and themed parties in its own clubhouse, per the association site. Groceries are a Publix outside the Strand gate on Strand Boulevard, and I-75 is about a minute from the Immokalee Road corner, plus the interior drive from the north end of the community.

The spread tells the story. Two homes priced at the record sold at full price in 1 and 6 days; two priced above it waited 164 and 278 days and closed about 4 to 6 percent under list. At Trophy Club, time on market is a pricing signal, not a market signal.

The pattern matches The Strand's condominium market as a whole: prices peaked in 2024, when a second-floor residence closed at $850,000, the highest Trophy Club sale in five years, and eased in 2025 and 2026. The Strand's condominium and attached segment closed at a median of $565,000 on 49 sales in the same 12 months, per the same Matrix pull, so Trophy Club still trades about $95,000 above the community's condominium median.

Southwest Florida MLS Matrix, closings September 27, 2021 to September 26, 2026. The upstairs plan adds 526 square feet over the first-floor type I and has recorded about $50,000 more at the median, far less than its extra area would suggest at the downstairs price per foot. Buyers pay for the extra room upstairs, but they also pay a premium for no stairs downstairs, and a first-floor residence with a garage close to the entry is the product seasonal buyers ask for most.

What Is for Sale at Trophy Club Right Now

Nothing. The Southwest Florida MLS Matrix showed no active, pending or contingent Trophy Club listing on September 26, 2026. The Strand as a whole had 9 actives against 61 closings in 12 months, 1.77 months of supply, per the same pull. With zero Trophy Club listings, the next well-prepared Trophy Club listing faces no direct competition inside its own neighborhood, only the Grande Reserve active at $618,000 and the other condominium listings elsewhere behind the gate.

What the County Record Adds

The Collier County Property Appraiser's qualified sales file (roll files dated August 29, 2026) records 5 qualified Trophy Club sales from August 29, 2025 to August 28, 2026: $685,000, $640,000, $745,000, $660,000 and $540,000, a median of $660,000 (n = 5, odd, observed). Those are the same five prices as the MLS closings above; the county's dates are deed dates, so they run days to weeks apart from the MLS closing dates. Over the county's 24-month window the file holds 6 qualified sales at a median of $672,500 (n = 6, even, mean of $660,000 and $685,000), from $540,000 to $745,000. The 2026 preliminary roll lists all 88 Trophy Club units with a year built of 2000 to 2002.

First-Hand Block: One Residence, Two Sales

One Trophy Club first-floor residence of 2,160 square feet appears twice in the five-year MLS record. It closed at $520,000 on August 31, 2022, after 13 days on market and 94.72 percent of its asking price, and again at $640,000 on December 16, 2025, in 1 day at its full asking price. That is a 23.1 percent gain in a little over three years in the same residence, during a period when The Strand's overall condominium median moved far less (Southwest Florida MLS Matrix, pulled September 26, 2026). The second sale did two things right that the slower 2025 and 2026 sales did not: it was priced at the level the plan had already recorded, and it came to market in December, as seasonal buyers arrived.

Our Read of the Trophy Club Market

Trophy Club is a thin, high-value market. Five sales a year out of 88 homes is a turnover of under 6 percent, so every listing is visible to every buyer who has been watching the neighborhood. Price a residence to its own plan's record and it sells quickly; price it to a hope and it sits. For sellers, the zero-listing moment in September 2026 is a window: the next Trophy Club listing will be the only one. For buyers, the same fact means patience, a saved search and a pre-approved offer ready for the day a first-floor residence appears. In the last 12 months we tracked every Trophy Club closing and every Strand condominium listing, and that is the file we price from.

How Did Trophy Club at The Strand Come to Be?

Trophy Club at The Strand was declared on August 10, 2000 by Trophy Club at The Strand Limited Partnership, a Bateman entity, and built building by building from 2000 to about 2003 under a series of recorded phase amendments. Owners restated the declaration in 2024, after a 2020 amendment tightened leasing and occupancy.

The Strand itself began as Pelican Strand, a 1990s golf community under the Pelican Strand PUD (Collier County Ordinance 02-57 in its current form), and changed its name to The Strand on April 30, 1999. Trophy Club was declared a year later, which is why its recorded name uses "The Strand" while older neighborhoods such as Cypress Cove and Feather Sound are still recorded "at Pelican Strand." Bateman's Second Strand Condominium

Three Strand condominiums are Bateman products. Grande Reserve at Pelican Strand came first, declared in July 1998 by a limited partnership whose initial director was A.L. Bateman; the master association's Grande Reserve page calls it "the first of three luxury condominium developments" by Bateman at The Strand. Trophy Club followed in August 2000, and Turnberry Woods at The Strand in July 2001. The Trophy Club and Turnberry Woods declarations use the same declarant address and the same unit-type language (first-floor type I at 2,160 square feet, second-floor type I at 2,686, first-floor type IV at 2,109, each with a 173 square foot lanai), which makes them the same Bateman coach-home product on two different sites. The Trophy Club association's own site names "Bateman Construction" as the builder.

Built Building by Building, 2000 to 2003

Florida condominium law lets a developer declare a condominium and then add buildings by amendment as each is completed. Trophy Club's 2024 restatement recites that chain: the original declaration at O.R. Book 2709, Page 0584, the condominium plat at Condominium Plat Book 31, Page 54, and a sequence of recorded amendments "Substantial Completion of Building 16," "Building 15," "Building 13" and "Building 12 in Phase 3," running from O.R. Book 2742 through O.R. Book 3147. The county's 2026 roll gives the 88 units a year built of 2000 to 2002; the last phase amendments were recorded after that, which is consistent with a certificate of completion trailing construction. For a buyer, the building's own completion amendment and the county permit history date the roof and structure more precisely than any listing's "year built."

The 2020 Amendment and the 2024 Restatement

The 2020 amendment is short and pointed. It made every lease subject to prior written approval, required the tenant to be a natural person, set a lease term of 30 days (or one calendar month, whichever is less) to one year, limited any unit to three leases per calendar year, banned options to renew, and declared that "short term transient accommodations and similar short term leasing" and advertising inconsistent with those terms are violations. It also redefined who may occupy a unit when the owner is away.

The 2024 Amended and Restated Declaration carried those rules forward as Article 16 and rewrote everything else in modern form: definitions, maintenance responsibility line by line, insurance under the current Condominium Act, guest rules, the approval of sales, the two-unit ownership cap, parking, signage, pets and emergency powers. It is the document a buyer should read, and it is the one we quote on this page.

Bedrooms and Baths in the MLS Record

Listing agents describe the same plans in different ways, because a den can be listed as a den or a bedroom. In the five-year MLS record, the 2,160 square foot first-floor residences were listed as two bedrooms plus a den with two or three baths, or as three bedrooms with two baths. The 2,686 square foot second-floor residences were listed as three bedrooms with three baths, three bedrooms plus a den with three baths, or in one case four bedrooms plus a den. The single 2,109 square foot sale was listed as three bedrooms and two baths. Treat the bedroom count on any listing as the agent's description and the declared unit type as the fact.

Garages, Foyers and the Elevator Space

The recorded declaration assigns garages "for the exclusive use of each Unit" as limited common elements, identified by a number matching the unit (Section 1.29.3 of the 2024 restatement). That means the garage conveys with the residence and cannot be sold separately, and its door is the owner's to maintain while the association paints the outside of it (Section 9.2.4). A foyer or loggia that serves only a second-floor residence is that residence's limited common element (Section 1.29.4).

The elevator clause is the one to read twice. Section 1.29.5: "Any elevator space serving as access or as appurtenance space for the exclusive use of an Owner of a second floor Unit shall be a Limited Common Element of such second floor Unit and shall be maintained, repaired and replaced by, and solely at the expense of, the Owner of the Unit." An upstairs buyer should ask whether the residence has an installed elevator, its age, its last inspection and service contract, and whether a replacement is budgeted, because that cost is the owner's, not the association's.

Floors, Lanais and What Owners May Change

The restatement is specific about what an owner may do inside and outside the walls:

  • Hard flooring upstairs needs approval. Tile or wood in a second-floor residence requires Board approval submitted four weeks before work starts, approved soundproofing inspected before the floor goes down, and possibly a structural engineer's review at the owner's cost (Section 9.4).
  • Lanais stay open. Lanais may not be enclosed or glassed in, and hot tubs, spas, saunas and tanning beds are prohibited on lanais and inside units (Sections 9.3 and 14.3).
  • Units cannot be combined (Section 9.10).
  • Exterior changes need approval, including shutters, screens, window tinting and plantings, with a Board list of approved plants for designated areas and up to three pots (Section 14.3).
  • The association paints and roofs. Exterior painting and waterproofing, structural maintenance and roofing are the association's work and a common expense (Section 9.1.1).

If you are buying to renovate, bring the restatement to your contractor before you sign; if you are selling after a renovation, have the Board approvals in the listing file.

What Amenities Come With a Trophy Club at The Strand Coach Home?

A Trophy Club at The Strand coach home comes with two amenity layers: Trophy Club's own clubhouse, swimming pool and spa, reserved for Trophy Club owners and their approved tenants and guests, and mandatory social membership in The Club at The Strand, with its clubhouse, dining, tennis, pickleball, fitness and pool. Golf is optional.

Inside Trophy Club: Clubhouse, Pool and Spa

Trophy Club is one of the few Strand neighborhoods with its own amenity set. The association's community site lists "a clubhouse, swimming pool, and spa for the community to enjoy" and describes organized events "from Potluck or catered dinners to themed parties." The Strand community guide lists the neighborhood pools and clubhouses across The Strand: Pinnacle has its own clubhouse and pool, Cypress Cove and Feather Sound share one, and Clubside's clubhouse includes a caretaker apartment.

The pool rules are in the declaration itself, Section 14.10 of the 2024 restatement: the pool and spa are "for the exclusive use of the Unit Owners and approved Tenants and Guests"; music only with headphones; no running or shouting; no reserving pool furniture; posted Collier County rules apply; and the Board may suspend or fine for violations. No pets are allowed in the pool or recreation areas (Section 14.11). In December 2023 the association recorded a Collier County notice of commencement to resurface the pool, the "commercial pool" in the county's terms, which a buyer can read in the recorded notice.

The Club at The Strand Every Owner Joins

Social membership is mandatory for every Strand homeowner, with no initiation fee for homeowners and 2026 dues of $4,162 a year, per the club's 2026 Membership Brochure: "This membership is mandatory for all homeowners. There is NO initiation fee for homeowners within the Strand community." Social membership covers the family and every club amenity except golf: the clubhouse and its restaurants, eight Har-Tru tennis courts, seven pickleball courts, bocce and croquet, the fitness center and spa, and the heated pool. Golf is sold separately in three tiers: Sport ($40,000 initiation, $7,652 dues), Single Golf ($80,000) and Full Family Golf ($100,000), with age-banded dues from $9,920 to $15,861. The club is owned by The Strand at Naples, LLC, not by its members, so membership carries no equity. The club states it charges "NO Assessments, NO Capital Dues, NO Hidden Fees, NO Food and Beverage Minimums."

For a Trophy Club buyer the planning question is simple: $4,162 a year is fixed, golf is a choice, and the Trophy Club pool and spa are paid for through the condominium assessment. Confirm in writing with the club's membership office at (239) 596-1719 whether a homeowner upgrading from Social to a golf tier pays the full printed golf initiation, because the brochure's homeowner waiver is printed only on the Social line.

The Gate and Getting In

The Strand is gated. Strand Boulevard runs north from Immokalee Road past the Publix and the commercial area to a staffed gatehouse; Trophy Club sits near the north end of the community, deep inside the gate. Gate transponders go to "residents, members, and approved renters only" and cost $20 each from August 1, 2025, with a $20 temporary barcode for a rental vehicle, per the master association's transponder form. Guests are managed through the Checkpoint portal linked from the master association site. A rear gate near Pinnacle Lane is described by the Pinnacle association as "for members only."

What Trophy Club Does Not Have

Trophy Club has no private pools at the residences, no boat docks, no golf-course frontage on every residence (some buildings face lakes, some face golf holes), and no guest parking on the street; overflow parking is limited to designated areas (Section 14.9). The declaration also prohibits hot tubs on lanais, so the spa at the clubhouse is the neighborhood's only one. What Are the HOA and Condo Fees at Trophy Club at The Strand?

The Trophy Club at The Strand condominium assessment is not published on any public page we could find, and neither is the master association's share. The reliable figure is on the estoppel certificate for the specific home, which the association issues through HomeWiseDocs, backed by the association's adopted budget. Club social dues are published: $4,162 a year.

The Trophy Club Assessment: Not Published

We looked for a public Trophy Club assessment figure in the association's site, the master association's site, the recorded documents and state filings, and found none. The association's site sends owners to an "APMS eCabrio Login" and sends resale and estoppel requests to HomeWiseDocs, the document vendor its manager uses. Any "HOA fee" printed on a Trophy Club listing is a number typed in by a listing agent; it may be current, stale, or missing the master association's share. Ask for the estoppel certificate and the adopted budget by name, and compare them before your inspection period ends.

What the Assessment Pays For, by the Declaration

The 2024 restatement defines what the association maintains as a common expense (Section 9.1):

  • Exterior and structure: exterior painting and waterproofing, including caulking; structural maintenance of the buildings; roofing; parking areas; general exterior maintenance.
  • Shared utilities: electrical and plumbing lines serving more than one unit or the common elements, exterior building lights, and the outside faucet serving each unit.
  • Life safety equipment everywhere except smoke alarms serving one unit.
  • The clubhouse, pool and spa, the loop street and the landscaping as common elements.
  • Insurance on the buildings under the association's master policy, with a deductible the Board sets (Sections 12.3 and 12.4).
  • Reserves. The declaration's definition of common expenses includes "reasonable and adequate reserves," and the association's site says Trophy Club "has exceptional financial management through its long-range planning, and careful investment of its strong capital replacement reserves." The reserve balance itself is in the owners-only budget and financial statements.

What the Owner Pays For

Section 9.2 puts the rest on the owner: interior walls, finishes and ceilings; the front entry door (the association paints the outside); the garage door (same); sliding glass doors and their frames; screens; hurricane shutters; heating and air conditioning, including condensers and lines; appliances; floor coverings; plumbing from the unit's shutoff valve inward; and, for upstairs residences, any elevator. Section 12.8 requires every owner to carry a unit-owner policy meeting section 718.111(11) of the Florida Statutes and to present a certificate of insurance to the Board every year.

Layer 1: Club Dues, the One Published Number

The $4,162 social dues are the only recurring Trophy Club cost printed in a first-party public document. They apply per household, not per person, and they do not depend on which Trophy Club plan you own.

Layer 2: The Master Association

The Strand Master Property Owners Association (Chapter 720, Florida Division of Corporations N97000001156) runs the gate, the roads, the lakes and the common landscaping for all 1,073 homes, and is managed by Dorrill Management Group at 5672 Strand Court, per its property management page. Its assessment is not public; its 2025 adopted budget sits behind the owners' login. Whether Trophy Club's quarterly invoice includes the master share or the master bills separately is a question the estoppel certificate answers.

Layer 3: One-Time Charges at Purchase

Florida's Condominium Act governs the estoppel certificate (section 718.116) and caps the transfer processing fee a condominium association may charge (section 718.112). The 2024 restatement adopts both: a sale approval processing fee "not [to] exceed the maximum permitted by law per transaction" and an estoppel fee "established by a written resolution of the Board or provided for in a management, bookkeeping, or maintenance contract" (Section 17.5). We found no Trophy Club capital contribution in the restatement; confirm on the estoppel certificate whether the master association charges one. The club charges Strand homeowners no initiation at the Social level.

Property Taxes

Every Trophy Club residence is in unincorporated Collier County, ZIP 34110, and pays the same countywide levies, including the Board of County Commissioners' general fund at 3.0107 mills for FY 2025-26, per the Florida Department of Revenue's Collier levies table, plus school, fire district and water management levies. The seller's bill may reflect homestead and assessment-cap benefits that will not carry to a new owner, so budget on your purchase price times the current total millage from the TRIM notice, not on the seller's bill.

What a Year Really Costs

On the published figures alone, a Trophy Club owner's floor is the $4,162 club dues plus a Trophy Club assessment we cannot quote, plus property taxes on the purchase price at the total millage printed on the current TRIM notice. Add insurance on the interior and contents, and the elevator service contract if the residence has one. The Trophy Club at The Strand Declaration, Bylaws and Rules

Trophy Club at The Strand is governed by its 2024 Amended and Restated Declaration of Condominium (O.R. Book 6333, Page 2693), with restated articles and bylaws attached, under The Strand's master declaration. The restatement approves every sale and lease, caps ownership at two units per person, allows two pets, and sets parking, sign and alteration rules.

The Master Declaration Above It

Section 24.12 of the Trophy Club restatement makes the condominium subject to the "Master Declaration" for The Strand, recorded in Official Records Book 2292, with the master declaration controlling in any conflict unless it conflicts with Chapter 718. The master association's own references cite Book 2292, Page 1637; the Trophy Club restatement cites Page 1643, which falls inside the same instrument. The master documents set the 30-day minimum lease for every Strand home (Section 10.13), two household pets per parcel (Section 8.5), and architectural review over the whole community, and they were amended in April 2022 on pets, signage, golf-cart use and parking.

The 2024 Amended and Restated Declaration

Owners adopted the restatement at the association's annual meeting on January 25, 2024, and it was recorded on February 27, 2024 as a 90-page instrument. It attaches the Amended and Restated Articles of Incorporation (Exhibit A) and the Amended and Restated Bylaws (Exhibit B). The articles recite that the association was chartered on October 14, 1999 under charter number N99000006092, with its principal office and registered agent at 1035 Collier Center Way, Suite 7, Naples, the office of its manager. The bylaws set the fiscal year as the calendar year, and the articles call for a board of not less than three directors. The declaration counts 88 units and 88 voting interests, one per unit (Section 1.49).

Approval of Every Sale

Article 17, "Approval of Sales and Title Transfers," opens with its purpose: "to maintain a community of congenial Unit Owners who are financially responsible, and thus protect the value of the Units." Its working terms:

  • Every transfer needs prior written Board approval, including sales, gifts, inheritances, transfers to trusts and companies, agreements for deed and lease-options (Section 17.2).
  • The Board has 30 days after a complete application, including a personal interview if it asks for one, to approve or disapprove (Section 17.3.2.1).
  • The Board may require credit history, a criminal background investigation, residency or employment verification, references and a personal interview with the buyers and all proposed occupants (Section 17.3.1.1).
  • Entities and unrelated co-owners designate one Primary Occupant, a natural person; the Primary Occupant may change no more than once in 12 months (Sections 17.1.2 and 17.1.3).
  • Disapproval without good cause obliges the association to furnish a buyer at the contract price or at appraised fair market value, for cash, or the sale is deemed approved (Section 17.4.1).
  • Good-cause grounds are listed, including a record of financial irresponsibility and unpaid assessments not being paid from the closing (Section 17.4.3).
  • Lenders and tax-deed buyers are exempt, but their buyers are not (Section 17.6).

The association records the result. Each approved Trophy Club sale produces a one-page "Certificate of Approval for Sale," signed by an agent of Advanced Property Management Service, Inc. and recorded with the Clerk; an example is the May 2026 certificate. It states that the approval "is subject to all maintenance fees and assessments being current as of the date of the closing." That recorded certificate is also the plainest public confirmation of who manages Trophy Club.

The Two-Unit Ownership Cap

Section 14.6: "No individual, spouse, couple, relative of such individual or spouse, or related entity shall have the right to take Ownership or effective control, in whole or in part, of more than two (2) Condominium Units in The Trophy Club at the Strand." An investor planning to accumulate units should look elsewhere. For a family buying a second unit for relatives, the cap still allows it.

Parking, Signs and Traffic

  • Garage first. At least one vehicle in the garage overnight, and no more than one in the driveway at any time (Section 14.9).
  • No street or grass parking; overflow parking in designated areas only.
  • One-way traffic, counterclockwise, on Trophy Drive.
  • Vehicle limits. No commercial vehicles, campers, motor homes, boats or trailers parked outside; two-axle pickups are allowed; motor homes may load for less than six hours.
  • Signs. No "For Sale," realtor or contractor signs anywhere on the condominium, including inside an open garage; Board-standard open house signs on the day of the open house only, and an optional common Sunday open house sign at the Trophy Club entrance (Section 14.5).
  • Quiet hours from 10:00 p.m. to 8:00 a.m. (Section 14.2).

Occupancy and Guests

Each residence is a single-family residence. No more than two persons per bedroom plus two may reside in a unit, and no more than two per bedroom plus four may sleep there overnight (Section 14.1). Anyone staying more than 30 days in a calendar year is treated as a resident or tenant needing approval (Article 15). An owner's non-related overnight guests may use the residence in the owner's absence no more than twice a calendar year, with 10 days' notice; related guests (spouse, parent, grandparent, child, grandchild or sibling) may stay without that limit; and tenants may not host overnight guests in their absence (Section 15.4). A home office is allowed if no clients come to the property (Section 14.1).

Is Trophy Club at The Strand a 55+ Community?

No. Trophy Club at The Strand is not a 55+ or housing-for-older-persons community. Neither its 2024 restated declaration nor The Strand's master documents impose an age requirement, and the restatement states there is no limitation on sale or occupancy based on protected characteristics under fair housing law (Section 24.5).

In practice Trophy Club skews toward seasonal owners and retirees, because the product (two-story coach homes with an optional elevator upstairs, a quiet loop, a mandatory social club) appeals to them. Families are equally welcome under the documents, and the zoned public schools are A-rated (see the schools section). The occupancy caps in Section 14.1 apply to every household regardless of age.

Can You Rent Out a Trophy Club at The Strand Condo?

Yes, with limits. Trophy Club at The Strand allows leases of 30 days (or one calendar month, whichever is less) to one year, no more than three per unit per calendar year, each approved in advance by the association within 30 days. Short-term and vacation rental is prohibited, tenants must be natural persons, and tenants may not keep pets.

The approval standards in Section 16.4 allow the association to deny a lease for listed categories of criminal history, a history of disruptive behavior, incomplete applications and unpaid assessments on the unit, and a tenant who moves in before approval is presumed to be acting inconsistently with the documents. If a tenant breaks the rules, the association can act as the owner's agent to terminate the lease and evict, and can direct rent to the association when the owner is delinquent (Section 16.2).

What the Rules Mean for Rental Income

Trophy Club works for a seasonal lease of one to four months and for an annual lease. It does not work for weekly or vacation rental, and with a cap of three leases a year, an owner who wants to rent January, February and March to three different households has used the year's allowance. Every tenant also needs a master association transponder, which is issued only to "approved renters," so build the association's 30-day approval and the gate paperwork into the calendar before promising a start date.

Guests Are Not Tenants

The restatement closes the "guest" loophole. Anyone staying more than 30 days in a calendar year is a resident or tenant needing approval, and when the association has "reasonable cause to believe that Unit Owners are circumventing rental restrictions" through paid "guest" stays, it may require proof of family relationship or an affidavit that nothing was paid (Section 15.5). An owner's non-related guests may use the residence in the owner's absence only twice a calendar year.

Tenants and the Club

Club access for tenants is a club question, not an association one. The club's membership is "contingent upon approval by the Club," per its 2026 Membership Brochure. If your tenant expects to golf or dine at the club, have them call the membership office before the lease is signed.

Pet Rules at Trophy Club at The Strand

Trophy Club at The Strand allows two household pets per unit, limited to domestic dogs, domestic cats and caged birds, under Section 14.11 of the 2024 restated declaration. Guests and tenants may not have pets, pets are barred from the pool and recreation areas, and a pet the Board finds a nuisance must leave within three days of written notice.

The Trophy Club rule sits inside the master rule. The Strand's master covenants, Section 8.5, as quoted in the master association's April 2025 hearing notice, allow two domesticated household animals per parcel, leashed outside, with no commercial breeding or boarding and a list of prohibited species. Trophy Club narrows the species to dogs, cats and caged birds and adds three conditions: no pets in the pool or recreation areas, owners pick up after their pets immediately, and the association may pick up loose pets or report them. The declaration sets no weight or breed limit that we found; a buyer with a very large dog should still read the current Rules and Regulations, which the Board may amend.

Compare The Pinnacle at The Strand, where the restated declaration requires Board approval for any pet and allows no more than two dogs and cats combined. If you are buying at Trophy Club to lease, remember that your tenants may not bring pets at all, which narrows the tenant pool for an annual lease.

Milestone Inspections, SIRS and Florida Condo Law at Trophy Club at The Strand

Florida's milestone inspection and Structural Integrity Reserve Study mandates attach to condominium buildings of three or more habitable stories. Trophy Club at The Strand's 22 buildings are two stories, per the declaration's first-floor and second-floor unit types, and no Trophy Club building appears on Collier County's milestone buildings list.

What the Law Says

  • Milestone inspections, section 553.899 of the Florida Statutes. Collier County applies them to "condominium and cooperative association buildings that have three or more habitable stories," with a first inspection 30 years after the certificate of occupancy (25 years within 3 miles of salt water) and every 10 years after, per the county's Milestone Inspections page.
  • Structural Integrity Reserve Studies, section 718.112(2)(g). The Department of Business and Professional Regulation says a SIRS is required "for every building in the condominium that is three habitable stories or higher" and excludes "buildings less than three stories in height," per the DBPR condominium FAQs and its inspections overview.

What Is Verified at Trophy Club, and What Is Not

  1. Two stories, from the recorded documents. The declaration defines only first-floor and second-floor unit types, and the 2024 restatement's elevator, foyer and flooring clauses refer only to "second floor" units. No third habitable floor is described anywhere in the documents we read.
  2. Not on the county list. Collier County's milestone buildings list, "As of January 2026", has 926 building rows; a search for "Trophy," for every Strand association name and for every Strand street returns no match.
  3. The PUD height cap. The Pelican Strand PUD caps residential height at 35 feet from the first habitable floor, which rules out mid-rise buildings anywhere in The Strand.

Our reading, stated carefully: the recorded documents describe two-story buildings, which would place Trophy Club outside both mandates. That is a statement of what the documents show, not a legal opinion. DBPR's SIRS reporting database is where any filed study would appear.

What Applies Either Way

The post-Surfside laws changed more than inspections. Every Florida condominium association, whatever its height, must keep its official records available to owners, fund reserves under section 718.112 unless owners vote otherwise where the law still allows it, and give buyers the governing documents and a current question-and-answer sheet under section 718.503, which starts a statutory cancellation window for the buyer. Trophy Club sits on the 2024 panel because the panel line runs down The Strand's west side; most of The Strand is on 2012 panels. The lakes on both sides of the loop are mapped in the flood zone, as they are across The Strand, because the water management system carries the modeled flood below the building pads. Collier County's floodplain management page explains the 2024 coastal map revision and the county's appeal process for the next map; the county opened a 90-day appeal and comment period on August 19, 2026 for the proposed maps covering the Cocohatchee basins, per its August 2026 release. A building's own elevation certificate and lender determination govern, not a street point.

Storm Surge and Evacuation

Collier County's live hurricane evacuation zone layer places The Strand in Zone D, a middle tier ordered out in larger storms after the coastal zones. The National Hurricane Center's worst-case surge maps, in its Storm Surge Risk Maps viewer, show no surge reaching any tested Strand point in a Category 1 or 2 hurricane. The state's Know Your Zone program uses the same convention. The Strand is about 4.5 miles east of the Gulf at Vanderbilt Beach, east of US 41.

What Irma, Ian, Helene and Milton Did Nearby

The National Hurricane Center's report on Ian says that in Bonita and North Naples "the most severe impacts were contained to the immediate coastline," and the National Weather Service Miami Ian summary places Collier's extensive surge "south and west of US 41/Tamiami Trail," with wind damage "mainly confined to trees/fences/screens." The NWS Irma report records a 112 mph gust at a North Naples station at about the latitude of Immokalee Road. We found no official record placing surge at Trophy Club in any of those storms, and none saying it did not; a roof or screen claim would not appear in public storm reports. Sellers should answer storm-damage disclosure questions fully; buyers should ask for repair invoices and any storm-related special assessment history.

Shutters and Hurricane Protection

Section 9.11 of the 2024 restatement makes the Board adopt hurricane shutter specifications (color, style and code compliance), makes owners responsible for installing and maintaining protection on their windows and doors, and lets the Board install code-compliant shutters, impact glass, windows or doors itself as the Condominium Act allows. The association keeps a Hurricane Shutters page behind the owner login. Section 9.13 requires owners away 48 hours or more to shut off the main water supply, and seasonal residents must remove potted plants while away. An unapproved shutter can have to come down, so get the specification before you order anything.

Building Code Era

"As of March 1, 2002, the Florida Building Code ... supersedes all local building codes," per the Florida Housing Finance Corporation briefing. Trophy Club's buildings were completed from 2000 to about 2003, so they straddle that line: earlier buildings were permitted under the prior local code, later ones possibly under the statewide code. The building's permit date on the county record, not the year the condominium was declared, is what an insurer and an inspector will use.

Insurance: Master Policy and HO-6

The Trophy Club association insures the buildings under a master policy with a deductible set by the Board (Sections 12.2 and 12.3), and each owner must carry a unit-owner policy covering what section 718.111(11) of the Florida Statutes and the declaration leave to the owner, and present a certificate every year (Section 12.8). The owner's side includes interior walls, finishes, cabinets, floor coverings, fixtures, appliances, air conditioning and, upstairs, any elevator. Match your HO-6 loss assessment coverage to the master policy's hurricane deductible, because that deductible is what a post-storm special assessment would have to cover.

Flood coverage at the building is priced under FEMA's Risk Rating 2.0 on the building's own elevation and distance to water, and unincorporated Collier County's Class 5 rating in FEMA's Community Rating System earns eligible NFIP policies a 25 percent discount, per Collier County's 2024 flood protection newsletter. What Is Being Built Near Trophy Club at The Strand?

Nothing is being built inside Trophy Club at The Strand or The Strand, which is built out under its PUD. Around it, FDOT is widening I-75 with express lanes, rebuilding the I-75 and Immokalee Road interchange as a diverging diamond, and Collier County is designing a Livingston Road flyover over Immokalee Road.
