A home in The Links at The Strand is worth what its own plan has recently sold for on Fairway Court, adjusted for its view, roof and condition. Over the 60 months to September 26, 2026, ten Links homes closed at a $1,167,500 median (n = 10, even), and the six 2026 sales ran from $925,000 to $1,595,000 at a $1,265,000 median (n = 6, even).

Southwest Florida MLS Matrix, closings September 27, 2021 to September 26, 2026. No plan group holds ten sales, so we show each group's range rather than a group median; the ten-sale neighborhood figure is the first window with ten or more closings.
The $1,167,500 five-year median is the mean of two sales, a $1,135,000 three-bedroom-plus-den home and a $1,200,000 four-bedroom-plus-den home, and no Links home sold at exactly that figure. It blends a $799,000 sale from January 2022 with a $1,595,000 sale from January 2026. A value for your home starts from the homes that look like yours and sold recently, not from a midpoint across four years of a rising market.
Every Links home was built and sold by one developer, The Links at the Strand Development Corporation, from 2000 to 2003, and the county roll shows 54 pools and 40 spas. That uniformity makes The Links easier to value than a street of custom homes, but it also makes the differences sharper: when the plans and the setting are this alike, the hole, the lake, the roof and the interior decide the gap between a $1,330,000 sale and a $1,595,000 one.
McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, value Links homes from the full public record: all ten MLS closings of the last five years read sale by sale, every recorded Links deed back to 2000, the 2026 preliminary county roll for all 54 homes, FEMA's maps for all 55 Fairway Court address points and the recorded Links declaration.

We tracked all ten Links MLS closings of the last five years and every recorded deed on the 54 lots for this page. Into your number go your plan's sales over 60 months, weighted toward the 2026 sales; each sale's price per living square foot, sale-to-list ratio and days on market; the county's recorded qualified sales as a cross-check; the single-family streets' sales, because a buyer's agent will cite them; the active and pending Fairway Court listings; and your home's own facts: plan and story count, hole and lake view, roof and openings, pool, spa and cage, and updates.
Jesse McGreevy and Marc Comisar, Top 1% Real Estate Agents Nationally Since 2008, split the work. Jesse builds the comparable set and writes the valuation. Marc Comisar walks the home, the roof line, the cage and the lanai view with you, because those are the items that move a Links number. We will not quote a number from an automated estimate, from the county's just value or from the $1,595,000 high. We will not claim a sale we cannot show you. And we will not tell you your home is worth more than its record supports to win a listing; the 88-day sale in the record shows what that costs a seller.
This valuation guide runs from the short answer by plan, through how we value a Links home, the sales one by one, sale-to-list and speed, five years of values, one valuation worked from the record, the competition, the comparison with Single Family Homes at The Strand and the other Strand neighborhoods, the club, fee, tax, roof, flood and age items, why online estimates miss, what moves the number, the in-person valuation, reviews and the valuation FAQ.
A Links home is valued with three methods and one cross-check: comparable sales of the same plan on Fairway Court, price per living square foot within that plan, and the competition a buyer can tour today, checked against the county's recorded qualified sales. We reconcile the four into one number with a range, in writing, and show every adjustment.
We take every Links sale of your plan in five years, then rank each against your home on the items a Links buyer pays for: which hole, whether a lake sits behind it, the side of the street, the story count, the roof's age and the interior. A three-bedroom-plus-den home is compared first with the four three-bedroom-plus-den sales, at $799,000, $1,135,000, $1,330,000 and $1,500,000, and only then with the other plans.
Price per living square foot is useful inside a plan and misleading across plans. Over five years the Links figures ran from $332.09 to $584.57; the 3,300 square foot home sold at $363.64 and a 2,566 square foot home at $584.57. We apply a per-foot figure only between homes of similar size and layout, and never to a county base area.
On September 26, 2026 a buyer could tour one active Links home, a three-bedroom-plus-den at $1,325,000, and was watching one pending at $1,295,000. Your value has to make sense next to them, and next to whatever lists on Fairway Court and the single-family streets in the weeks before you do.
The county's recorded sales file records 13 qualified Links sales in the 72 months to August 28, 2026 at a $935,000 median, 9 over 60 months at $1,200,000 and 4 over 12 months at $1,415,000. It also shows an off-market $1,128,000 sale in February 2024 that the MLS never saw. We use the county layer to confirm the direction and pace of value, not to set a second price.
The three methods rarely agree to the dollar. We weight the comparable sales of your plan most heavily, use price per square foot to bracket them, and let the active competition set the ceiling a buyer will accept this season. The written valuation shows each step and lands on a recommended list price with a range.
A buyer's lender orders an appraisal after the contract, and the appraiser works from closed sales, usually the most recent and closest in size. At The Links that means the 2026 sales, and possibly a single-family sale if the plan is large. Pricing inside the 2026 record is how a seller avoids an appraisal gap at $1.3 million to $1.6 million.

Links homes were worth $799,000 to $1,595,000 over the last five years, and $925,000 to $1,595,000 in 2026 alone. Read sale by sale, the record shows a market that moved in steps: one sale a year from 2022 to 2025, then six in the first half of 2026, each at a higher level than the year before.

Southwest Florida MLS Matrix, Development THE STRAND, Fairway Court, retrieved September 26, 2026. The March 31, 2026 sale is an SDE record, entered after closing and not marketed on the MLS, so it carries no sale-to-list ratio or days on market; it counts in the price median.
The 2026 three-bedroom-plus-den sales, all about 2,510 to 2,583 square feet, closed at $1,135,000, $1,330,000 and $1,500,000, a $365,000 spread among homes within 73 square feet of one another. That spread is the clearest evidence in the record that view, condition and roof, not size, set a Links value.
The two four-bedroom homes of about 2,730 square feet sold at $1,300,000 in January 2025 and $1,595,000 in January 2026, both within three days. The fourth bedroom is scarce at The Links, and the record prices it: $476.71 and $581.06 per living square foot, against a five-year median of $425.17.
The three smallest plans held the narrowest band, $820,000 to $935,000 from 2023 to 2026. The February 2026 sale at $925,000 was the lowest Links price of the year and the only 2026 sale under $1 million, which tells a two-bedroom-plus-den owner that the 2026 repricing lifted the larger plans more than the smaller ones.
The 3,300 square foot four-bedroom-plus-den home sold at $1,200,000, below two smaller homes in the same quarter. A large plan carries a large adjustment for condition, and its value is best checked against the single-family streets, where buyers find more square footage per dollar of lot.
Links homes priced inside their plan's record sell at or near asking and within days: the five-year median sale-to-list ratio was 100% and the median time on market 7 days (both n = 9, odd), and five of the nine marketed sales closed at full price. The one exception, listed above its plan, closed at 83.39% after 88 days.

Southwest Florida MLS Matrix, retrieved September 26, 2026. The one SDE record, entered after closing and not marketed on the MLS, is left out of every row because it carries no meaningful sale-to-list ratio or days on market.
Every Links sale that closed at 100% of list did so within 42 days, and three 2026 sales closed with 0 days on market, which is how a price agreed before the listing went live reads in the MLS. The home that waited 88 days is also the home that gave up the most. On Fairway Court, a correct price buys speed, and speed protects price.
Four marketed sales closed below list: 96.47% in May 2024, 97.37% in February 2026, 94.04% in June 2026 and 83.39% in March 2026. The first three are ordinary negotiation, $25,000 to $95,000 off asking. The fourth, $265,000 off a $1,595,000 asking price, is a pricing error rather than a negotiation.
A Links value is the price a buyer will pay within the first weeks of a listing. If your number would need 88 days to find a buyer, it is not your value; it is a hope. We set the range so that the bottom is a quick sale and the top is the most the 2026 record supports for your plan and view.
Links values have run through two full cycles since the developer's first sales: from a $469,900 median for new homes in 2000 to 2003, to resale medians of about $850,000 in 2005 and 2006, down to the low $500,000s by 2011, a decade between about $505,000 and $629,000, then up to $1,300,000 in 2025 and $1,415,000 on four qualified sales in 2026.

County recorded qualified sales of $100,000 or more, data files dated August 29, 2026; selected years. No qualified Links sale was recorded in 2008 or 2015.
The developer sold 53 of the 54 homes as finished houses from 2000 to 2003 at a median of $469,900, from $373,300 to $630,700. Those prices set the floor every later owner's gain is measured from, and they explain why a long-held Links home carries a large unrealized gain: 6 homes still show their 2001 first sale as their last sale for value.
Resale medians jumped from $504,500 in 2004 to $848,500 and $853,000 in 2005 and 2006, then fell to $580,750 in 2009 and $517,500 in 2011. Through the 2010s The Links traded in a band of annual medians from $505,000 to $629,000. An owner who bought in 2006 waited about fifteen years to see that price again.
The climb began in 2020 at $645,000 and reached $755,000 in 2021, $935,000 on one sale in 2023, $1,300,000 on one sale in 2025 and $1,415,000 on four qualified sales in 2026. The 2026 median is 66% above the 2006 peak median, twenty years on. We read that as a real repricing of golf-front detached homes in North Naples, recorded in deeds, and not a forecast.
Annual medians on one or two sales move with the plan that happened to sell. The 2025 figure is one four-bedroom home; the 2023 figure is one two-bedroom-plus-den home. Read the trend from the sales of your own plan, and treat any single year's median as a data point, not a rate.
The clearest valuation lesson in the Links record is a four-bedroom home whose lot went to the developer for $83,600 in November 2001, which sold new for $554,400 in June 2002, and which closed through the MLS on January 16, 2026 at $1,595,000, its full list price, with 0 days on market.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
A valuation written for this home in late 2025 would have started with the only other four-bedroom Links sale of the previous five years, $1,300,000 in January 2025 at $476.71 per living square foot, three days on market. It would have bracketed that with the 2024 and 2025 county sales, $820,000, $1,128,000 off-market and $1,300,000, and with the single-family streets, where every four-bedroom-plus-den sale of the five-year record closed at $1,550,000 or more.
The home listed at $1,595,000, $295,000 above the one four-bedroom comparable a year earlier, and about $581 per living square foot on 2,745 square feet. That price assumed a year of appreciation, a slightly larger plan and a home in condition to justify it, and it sat just below the single-family streets' four-bedroom-plus-den band.
It closed at $1,595,000, 100% of list, with 0 days on market, the highest Links sale in five years. The county record shows the deed had not moved for value since 2002; two $0 transfers in 2018 and 2023 were not sales. Twenty-four years after its first sale, the home sold for 2.9 times its 2002 price.
The $1,595,000 sale proves the top of the Links market for a four-bedroom home in that condition; it does not set the value of a three-bedroom-plus-den. Two other 2026 listings at the same price closed at $1,500,000 and $1,330,000. A valuation that copies the high sale's price without its plan is how the 88-day sale happened.
Your Links home competes with one active Fairway Court listing, a three-bedroom-plus-den of 2,533 square feet at $1,325,000, the pending sale at $1,295,000 that tells buyers where the market is, and the detached alternatives elsewhere in The Strand. On September 26, 2026 nothing was listed on the single-family streets.

A buyer for a Links home also looks at the villa neighborhoods below it and the single-family streets above it. The twelve detached-home sales in The Strand over the last twelve months closed at a $1,265,000 median, a middle pair made of two Links sales, with a median of 7 days on market. The single-family streets had no listing on September 26, 2026, which leaves a Links listing facing no single-family competition this fall.
A three-bedroom-plus-den Links home listed this fall sits beside the $1,325,000 active listing and the $1,295,000 pending one, and below the $1,500,000 June sale. A four-bedroom home sits closer to the $1,595,000 January sale. A two-bedroom-plus-den home sits near the $925,000 February sale. We place your number on that ladder before we place it anywhere else.
Single Family Homes at The Strand holds more total value and more value per foot, a $1,775,000 five-year median and $557.76 per living square foot against The Links' $1,167,500 and $425.17. The Links holds more value per dollar of lot and view: every home faces a fairway, lawns are in the fee, and no buyer application stands between a contract and a closing.

A Links four-bedroom home of 2,745 square feet at $1,595,000 and a single-family four-bedroom-plus-den home of 3,200 square feet at $1,550,000 are not the same purchase: the Links buyer pays more per foot for the fairway and the lawn service; the single-family buyer pays less per foot for a larger lot and plan. We compare per foot only within a plan and setting, and we explain the difference to a buyer's agent who blurs it.
Larger lots, larger custom plans and the lakes and preserve behind many of them. The single-family association's five-year figure is the highest in The Strand, and it is the ceiling a Links value sits under. A Links home priced above a single-family home of similar size has to be justified by condition and view, which the January 2026 sale did.
If you own on one of the single-family streets, the same method applied to your street and plan is on what is my single-family home in The Strand worth.
The Links at The Strand holds The Strand's second-highest five-year median sold price, $1,167,500 across ten sales, behind only the single-family association's $1,775,000, and its second-highest price per living square foot, $425.17. It sits about $188,000 above the next detached tier.

Southwest Florida MLS Matrix, closings September 27, 2021 to September 26, 2026, retrieved September 26, 2026; home counts from the master association's 2026 ballot. Even-count medians are the mean of the two middle values. Sawgrass at The Strand (9 sales) and Mango Cay at The Strand (7 sales) held fewer than ten MLS closings in five years, so we quote no median for them as a market rate.
Ana's Place, the next detached tier, sold at a $979,500 five-year median, about $188,000 below The Links, and Eden at $805,500. A buyer who cannot stretch to The Links looks there; a buyer who can stretch past it looks at the single-family streets. Your value has to hold its place between them.
The Links' $425.17 per foot sits about $63 above Ana's Place and about $133 below the single-family streets. The golf view on every lot is what the step above the villas buys, and the lot size and plan are what the step below the single-family homes gives up.
The club, the fee and the taxes are fixed costs a buyer subtracts before deciding what to pay. At The Links they are the mandatory $4,162 Social dues for 2026, an unpublished quarterly fee that by recorded text includes each lot's lawn and the master share, and a property tax bill that resets to the buyer's price. None of them adds a CDD bond.
The Club at The Strand's 2026 Membership Brochure makes Social membership mandatory for every Strand homeowner at $4,162 a year, with no initiation fee for homeowners and, in the club's words, "NO Assessments, NO Capital Dues, NO Hidden Fees, NO Food and Beverage Minimums." Golf is optional: a Single Golf membership carries an $80,000 initiation and a Full or Family Golf membership $100,000. A buyer comparing The Strand with an equity club elsewhere reads that line as value.
The Links association does not publish its assessment, but the declaration says what it pays for: the street and common areas, each lot's lawn and landscaping, minor driveway repair, insurance on the common areas, management, reserves and the master association's assessments, collected and remitted by the Links association. A buyer values lawn service and a single bill. We get the current figure from your statement and the estoppel certificate, and we never estimate it.
The association's bylaws, as recorded in 2000, levy an "Initial Capital Assessment of Five Hundred and 00/100 Dollars ($500.00) per site," collected from the buyer at closing. It is small against a Links price, and the estoppel certificate gives the current figure if the board has changed it.
On the 2026 preliminary roll the median Links tax was $4,465.89 for the 36 homesteaded homes and $7,791.12 for the 18 non-homestead homes, and the full range ran from $3,405.80 to $10,412.79. The top of that range belongs to the home that sold at $1,595,000 in January 2026, which shows a buyer what a reset bill looks like. A buyer budgets from the purchase price, so a long-held homestead bill does not raise your value, and it does not lower it either.
Florida Commerce's Official List of Special Districts lists no community development district for The Strand, so a Links tax bill carries no CDD bond assessment. Buyers comparing new-construction communities with a CDD often value that line at thousands of dollars a year.
The roof, the flood map and the building's age affect a Links value through the buyer's insurance premium and lender, and through the repairs a buyer prices in. Every Links roof is the owner's under the declaration, 6 of 55 Fairway Court address points are Zone AH on FEMA's effective map, and every home was completed from 2000 to 2003.
A replaced roof with its permit, and master association approval where the material or color changed, lowers a buyer's premium every year and removes the largest repair a 25-year-old house can need. An original roof does the opposite. We adjust each comparable for its roof's status before comparing it with yours, because on Fairway Court the roof is not in the fee.
On FEMA's effective map 43 Fairway Court address points are unshaded Zone X, 6 shaded Zone X and 6 Zone AH; the preliminary maps put all 55 in unshaded Zone X. In the five-year record, two of the homes at those six AH address points sold, at $820,000 in May 2024 and $1,135,000 in March 2026, the first at the bottom of its plan's range and the second inside it. Two sales are too few to measure a flood-zone effect, and we claim none either way; a lender will still require flood insurance for a structure in the AH area. An elevation certificate settles a specific home.
By the county roll, 29 Links homes were completed in 2000 or 2001 and 25 in 2002 or 2003. The statewide Florida Building Code took effect March 1, 2002, but a home's permit date, not its completion year, decides which code applied. Impact windows and doors, roof-to-wall connections and a strong wind mitigation report narrow the gap between an older Links home and a newer one.
Lots run 0.17 to 0.28 acres on the county roll, a median of 0.19, and every home faces Savannah hole 4, 5 or 6; homes on the south side also look across a lake. The plat, the aerial and the street layout are in our Links at The Strand neighborhood guide. The lot matters less here than on the single-family streets, because the fairway behind it is the yard. The view is where we spend the most time in a Links valuation.
Online estimates miss on Links homes because they see ten sales in five years, blend plans that sold $365,000 apart, cannot see which hole a lanai faces, confuse county base area with living area, and lean on a county just value that every 2026 Links sale exceeded. A model built for subdivisions with hundreds of sales has too little to work with here.
Ten MLS closings in five years, one a year from 2022 to 2025 and six in 2026, is too few for a model to separate plan, view and time. One sale moves any Links average, and a model that weights old sales heavily lags a market that repriced in a single season.
A model that averages a 2,091 square foot two-bedroom-plus-den sale with a 2,745 square foot four-bedroom sale produces a per-foot figure that fits neither. Links values sort by plan first.
The county roll records the main building's base area, 1,893 to 2,767 square feet at The Links, which on a two-story home runs well below the listing's living area. A model that divides a sale price by base area overstates the price per foot, and one that applies an MLS per-foot figure to base area understates the value. We never mix the two.
The 2026 preliminary roll's just values for Links homes run from $716,961 to $1,107,511, a median of $850,413. Every 2026 Links sale closed above its own home's just value. The roll is an assessment figure, and a model anchored to it starts low.
The hole and the angle from the lanai, the lake behind the green, the roof's year, the impact glass, the pool finish, the cage and the kitchen. Those are the items that separated the $1,330,000 and $1,500,000 three-bedroom-plus-den sales of 2026, and they are what Marc Comisar walks with you before Jesse writes the number.
Before you list, the roof file, the openings and wind mitigation report, the pool and cage, the master association approvals for past changes, the timing of the launch and a plan for an out-of-state owner move a Links number more than any cosmetic project. Each one either lowers the buyer's cost of ownership or removes a reason to negotiate.
Permit date, material, approval, warranty and storm repair invoices in one folder. On a home completed in 2001 this file is the difference between a buyer who prices in a new roof and one who does not.
A wind mitigation inspection on the state's OIR-B1-1802 form documents the credits a buyer's insurer will give, and impact windows and doors earn the largest of them. Order the inspection before listing so the report is in the package.
Every Links home has a pool and 40 have a spa. A resurfaced pool, newer equipment and a sound cage move a buyer's offer up and an inspector's list down.
Section 6.1 of the declaration requires the master association Construction Committee's written approval for exterior changes. Approvals on file for a cage, a roof, impact windows or a generator mean a buyer's attorney has nothing to ask.
Five of the six Links sales of the last twelve months closed from January through March. A home photographed and papered by November reaches the winter buyers on their first visit, and that timing is worth more than a new backsplash.
Twelve Links owners have a mailing address outside Florida on the 2026 roll. Marc can walk the home by video, manage the roof and wind inspections, and run the showings, so an owner up north gets the same number and the same preparation as one who lives on Fairway Court.
You get a free in-person valuation of your Links home by requesting one online or calling Jesse McGreevy at (239) 898-6072. Marc Comisar walks the home, the lanai view, the roof line and the cage with you, and Jesse delivers a written value built from your plan's Fairway Court sales, the county record and the current competition, with a recommended range.
Your plan's Links sales with dates, living areas, days on market and sale-to-list ratios; the active and pending Fairway Court listings; the county's recorded qualified sales; the single-family comparison a buyer's agent will raise; your fee, club and tax lines once the estoppel arrives; and a recommended list price with a defensible range. If you also want to see how we would sell it, the seller process is on selling your home in The Links at The Strand.
About an hour at the home: the lanai and the view down the fairway, the roof from the street and the aerial, the cage, the pool equipment, the windows, the kitchen and baths, and the paperwork you have. The written valuation follows within days.
We walk the home by video with you, or with your property manager, and send the same written valuation. Nothing about the method changes when you are up north.

Six Links homes still show their 2001 first sale as their last sale for value, and many long-held homes are sold by families.

These are the valuation questions Links owners ask us, with each answer drawn from the Southwest Florida MLS Matrix (retrieved September 26, 2026), the county's recorded sales and 2026 preliminary roll, the recorded Links declaration and FEMA's flood layers. What your plan has recently sold for on Fairway Court, adjusted for view, roof and condition. Links homes sold for $925,000 to $1,595,000 in 2026, at a $1,265,000 median (n = 6, even). Request your free Links valuation for your own number.
$1,167,500 over 60 months (n = 10, even, the mean of $1,135,000 and $1,200,000), the first window with ten or more closings. Over the last 12 months it was $1,265,000 (n = 6, even).
Because the 12-month window holds only six sales. We widen to the first window with ten or more, which at The Links is 60 months, and we show the 12-month figures beside it.
A $425.17 five-year median per living square foot (n = 10, even) and about $485 over the last 12 months (n = 6, even), from a low of $332.09 to a high of $584.57. Use it only within a plan.
The three sales of the last five years closed at $935,000 in 2023, $820,000 in 2024 and $925,000 in February 2026, about 2,100 to 2,300 square feet.
The 2026 sales of this plan closed at $1,135,000, $1,330,000 and $1,500,000, and one was listed at $1,325,000 and one pending at $1,295,000 on September 26, 2026. View, condition and roof explain the spread.
The two four-bedroom sales closed at $1,300,000 in January 2025 and $1,595,000 in January 2026, the highest Links sale of five years. The one four-bedroom-plus-den home sold at $1,200,000 in March 2026.
$1,595,000, in January 2026, at full list price with 0 days on market. The highest price per living square foot was $584.57, on the June 2026 sale.
The county's qualified-sale median ran $799,000 in 2022 and $1,415,000 on four sales in 2026 through August. A home that sold for $885,000 in August 2021 resold for $1,330,000 in March 2026.
We do not forecast. The record shows one active and one pending listing on September 26, 2026, thin supply, and buyers paying full price for well-presented homes; we price to that record and adjust as new sales close.
The five-year median sale-to-list ratio was 100% (n = 9, odd) and five of nine marketed sales closed at full price. Over the last 12 months the median was 97.37% (n = 5).
A median of 7 days on market over five years and 0 days over the last 12 months among marketed sales. The one overpriced 2026 listing took 88 days.
Yes. Every home faces Savannah hole 4, 5 or 6, homes on the south side also look across a lake, and the angle from the lanai matters. We rank every comparable's view against yours.
It depends on the buyer and the plan. The master association describes the homes as "one or two story," and neither the MLS nor the county roll records story count, so we confirm it from each comparable's floor plan before we adjust.
Every Links home has a pool, so a pool is expected rather than extra. A spa (40 of 54 homes), a resurfaced pool, newer equipment and a sound cage are what separate one home from the next.
It removes the largest repair a buyer would price in and lowers the buyer's premium. We adjust each comparable for its roof's status rather than quoting a flat figure.
Two Links homes at Zone AH address points sold in five years, and two sales are too few to measure an effect. A lender requires flood insurance for a structure in the AH area; an elevation certificate settles a specific home.
Just value is an assessment figure, not a market price. Links just values run $716,961 to $1,107,511 on the 2026 preliminary roll, and every 2026 Links sale closed above its home's just value.
The county records the main building's base area; the MLS records living area. On a two-story home the base area runs well below the living area. We never compare the two.
Ten sales in five years, plans blended together, no view data and a reliance on base area or just value. A thin record and a fast repricing are the hardest case for a model.
It counts in the county record, $1,128,000 in February 2024, and we use it as a cross-check. It never appeared in the MLS, so it carries no days on market or sale-to-list ratio.
The March 31, 2026 sale at $1,135,000 was entered in the MLS after closing and not marketed on the MLS. It counts in the price median and volume and is left out of sale-to-list and days on market.
Every buyer inherits the $4,162 mandatory Social membership for 2026 with no initiation fee. It is a fixed cost buyers compare across golf communities; The Strand's no-initiation, no-assessment terms help your value.
A buyer subtracts it. The Links fee is not published, but by recorded text it includes each lot's lawn and landscaping and the master association's share, which buyers value. Your estoppel certificate gives the exact figure.
The single-family streets sold at a $1,775,000 five-year median and $557.76 per living square foot, against The Links' $1,167,500 and $425.17. Their lots and plans are larger; The Links offers the fairway on every lot.
Ana's Place sold at a $979,500 five-year median and $362.14 per foot, Eden at $805,500 and $391.32. The Links sits about $188,000 above Ana's Place.
If the price sits inside the 2026 record for your plan, usually yes. Appraisers work from recent closed sales of similar size, and at The Links those are the 2026 sales.
Usually not. A written comparative valuation from your plan's sales costs nothing and answers the same question; an appraisal is useful for an estate or a divorce, where a formal value is required.
No. We value the home as it stands and tell you which repairs would move the number by more than they cost.
When a new Links sale closes, or every season if you are planning a sale. On Fairway Court a single new sale can move a plan's band.
Yes. Marc walks the home by video with you or your manager, and Jesse sends the same written valuation.
Yes. There is no cost and no obligation to list.
You decide. Some owners list that season, some hold and ask us to update the number when the next Links sale closes, and some lease for a season first.
