The Links at The Strand is 54 golf-front pool homes on one cul-de-sac, Fairway Court, and in 2026 it repriced: six homes closed in twelve months, one at $1,595,000 with no days on market and one at $1,330,000 after 88 days. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price a Links sale by plan, by view and by the record, because here the same list price produced three different results.
This page is written for the owner of one of those 54 homes who is thinking about selling. For the neighborhood itself, its 2000 declaration, the lots, the club, the flood map and the schools, read our complete guide to The Links at The Strand, which this seller guide sits beside. The Links is one of the 15 voting neighborhoods inside The Strand, the gated golf community at Immokalee Road and I-75 in North Naples, ZIP 34110, and it sits in the community's northwest corner on Savannah holes 4, 5 and 6. Everything below answers one question: how to sell a Links home for the most money, with the fewest surprises, on a timeline you control. Selling a home in The Links at The Strand differs from most Naples home sales in seven ways: the golf view is the product, one developer built every house but the plans differ, no approval is needed to sell, the fee is unpublished and carries the master share, the roof is yours, signs follow the master's rules, and only one home was listed.
"All of the Links homes have direct golf course views of either the 4th, 5th or 6th holes of the Savannah golf course," in the master association's words, and "homes along the southern side of The Links also have water views." Every buyer who tours Fairway Court is buying a fairway, and the question is which one: the hole, the angle from the lanai, the afternoon sun and whether a lake sits behind the green. Two homes of the same size on opposite sides of the street can price differently for that reason alone.
The Links at the Strand Development Corporation took the lots as vacant land from 2000 to 2002 and sold the finished homes from 2000 to 2003; the county roll records 2 homes completed in 2000, 27 in 2001, 13 in 2002 and 12 in 2003. One developer and one four-year window make The Links unusually uniform, but not identical. The ten MLS sales of the last five years ran from 2,091 to 3,300 square feet of living area, in two-bedroom-plus-den, three-bedroom-plus-den, four-bedroom and four-bedroom-plus-den plans, and the master association describes the homes as "one or two story." Your plan is your first comparable filter.
Section 10.3 of the recorded Links declaration reads: "There shall be no restrictions on transfers of Lots." The association must be notified of a transfer, but it does not screen or approve your buyer. That is a real advantage over the condominium neighborhoods of The Strand and over the single-family association next door, which routes every buyer through an application. Your contract calendar belongs to you and your buyer.
The Links association does not publish its assessment. The recorded declaration says what it pays for: the street and common areas, each lot's lawn and landscaping, minor driveway repair, management, insurance, reserves, and the master association's assessments, which "The Association shall collect" and "shall remit" to the master association. A buyer will ask for a number; we get it from your current statement and confirm it on the estoppel certificate.
Section 5.2 of the declaration leaves "the exterior of the residence, including painting and repair of roof, gutters, down spouts, and exterior building surfaces" to the owner, together with the pool and its enclosure. On a home completed from 2000 to 2003, the roof's age and permit date are the first questions a buyer's insurer will ask, and a replaced roof with its permit and approval on file is worth money at the closing table.
Section 7.7 of the declaration limits signs, and once the developer was gone it allows only "For Sale" signs that meet the master association's guidelines. We confirm the current standard before we order a sign, and we reach most Links buyers online and through their agents long before they reach the gate.
On September 26, 2026 the MLS showed one active Links listing at $1,325,000 and one pending sale listed at $1,295,000. Two of 54 homes in the market at once is 3.7% of the neighborhood, and at the last year's pace of six sales, one active listing is about two months of supply. A seller who lists this fall competes with at most one or two Fairway Court homes.
This seller guide runs from what makes a Links sale different, through the market, the plan table, one sale walked through from the record, the comparison with Single Family Homes at The Strand, pricing, marketing and negotiation, to costs, disclosure, paperwork, flood, the sell-or-lease decision, timing, reviews and the seller FAQ.
For a Links home priced to its own plan and view, yes. The Southwest Florida MLS shows ten Links closings over 60 months at a $1,167,500 median, six of them in the last twelve months at a $1,265,000 median, and one active and one pending listing on September 26, 2026. The caution is price: the one 2026 listing priced above its plan's record waited 88 days and closed 16.6% under its asking price.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
Six closings in the last 12 months are too few to lean on a median, so we widen the window to the first one holding ten or more. The 24-month window holds 7 and the 36-month window 8; the 60 months from September 27, 2021 to September 26, 2026 hold 10 Links closings:
One of the ten is an SDE record in the MLS, meaning it was entered after closing and not marketed on the MLS: a three-bedroom-plus-den home of 2,583 square feet that closed at $1,135,000 on March 31, 2026. It counts in the price median and the volume, and it is excluded from sale-to-list and days on market, where it carries no meaningful figure.

Southwest Florida MLS Matrix, Development THE STRAND, Fairway Court, closings September 27, 2021 to September 26, 2026, retrieved September 26, 2026. Every row is a Fairway Court home; we print no house numbers.
Six Links homes closed from September 27, 2025 to September 26, 2026, every one of them in 2026: $925,000, $1,135,000, $1,200,000, $1,330,000, $1,500,000 and $1,595,000, $7,685,000 in all. The median of $1,265,000 is the mean of the middle pair, $1,200,000 and $1,330,000, because six is an even count; no Links home actually sold at $1,265,000. The median price per living square foot was about $485 (n = 6, even, the mean of $439.41 and $529.88). Among the five sales marketed through the MLS, the median sale-to-list ratio was 97.37% and the median time on market was 0 days (both n = 5, odd, observed); two of those five closed at full asking price.
The MLS showed one active Links listing, a three-bedroom-plus-den, 2.5-bath home of 2,533 square feet at $1,325,000 after 16 days, and one pending sale, a three-bedroom-plus-den, three-bath home of 2,472 square feet listed at $1,295,000 that went under contract in 4 days. Both sit inside the 2026 range of closed prices, and the pending sale shows what a three-bedroom-plus-den home priced inside that range does: it went under contract in four days.
The county's recorded sales file, in data files dated August 29, 2026, records 4 qualified Links sales in the 12 months to August 28, 2026 at a median of $1,415,000, 9 over 60 months at $1,200,000, and 13 over 72 months at $935,000, the first county window holding ten or more. The two layers disagree in three places, and we report all three: the county coded the February 2026 sale at $925,000 and the March 31, 2026 sale at $1,135,000 as not qualified, and it records a qualified $1,128,000 sale in February 2024 that never appeared in the MLS. We read the county layer as a check on the MLS, never as a second price for your home, and we never mix the county's base area with MLS living area.
Across all of The Strand's 61 MLS closings in the last twelve months, the median sold price was $610,000 (odd, an observed sale) and the median time on market was 51 days, per the same Matrix pull. That is a condominium number. The twelve detached-home sales inside the gate closed at a median of $1,265,000 with a median of 7 days on market, and the middle pair of those twelve were both Links sales. Your comparables are Fairway Court and the detached streets, not the gate as a whole; the community-wide picture is on our guide to The Strand.
Links homes sell by plan first and view second. Over five years the three two-bedroom-plus-den sales closed from $820,000 to $935,000, the four three-bedroom-plus-den sales from $799,000 in 2022 to $1,500,000 in 2026, the two four-bedroom homes at $1,300,000 and $1,595,000, and the one four-bedroom-plus-den home at $1,200,000.

Southwest Florida MLS Matrix, closings September 27, 2021 to September 26, 2026. Every group holds fewer than ten sales, so we list the prices and quote no group median as a market rate.
The smallest Links plans, about 2,100 to 2,300 square feet, are the most stable in the record: $935,000 in February 2023, $820,000 in May 2024 and $925,000 in February 2026, the last with 0 days on market at 97.37% of its asking price. A two-bedroom-plus-den seller's market is the lower band of the 2026 range, and the buyer is most often a couple who wants the golf view and the pool without the square footage.
This is The Links' largest group and its widest spread. The three 2026 sales, of 2,510 to 2,583 square feet, closed at $1,135,000 (entered after closing), $1,330,000 after 88 days and $1,500,000 with no days on market. The active and pending listings on September 26, 2026 were also three-bedroom-plus-den plans, at $1,325,000 and $1,295,000. If you own this plan, those five numbers are your market, and the difference between them is condition, view and the list price.
The two four-bedroom homes of about 2,730 square feet recorded two of The Links' highest prices per living square foot, $476.71 in January 2025 and $581.06 in January 2026, and both sold within three days of listing. Buyers pay for the extra bedroom here, because few Links plans have one.
The one four-bedroom-plus-den home of 3,300 square feet sold for $1,200,000 in March 2026, $363.64 per living square foot, less per foot than any Links sale since 2022. Size alone does not price a Links home; a large plan that needs updating, or faces a less desirable angle, can sell for less per foot than a smaller home with the better view.
Neither the MLS nor the county roll records which Savannah hole a home faces or whether it is one story or two, so we check both for every comparable. Homes on the south side of the street also look across a lake, per the master association, and that is a feature buyers pay for. We put the hole, the side and the story count beside every sale in your pricing file.
The clearest lesson in the Links record is a three-bedroom-plus-den home whose lot sold as vacant land for $61,200 in February 2001, which sold new for $385,800 that August, resold in 2016 and 2021, and closed through the MLS in March 2026 at $1,330,000 after 88 days and a $1,595,000 list price.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
The county sales file shows the vacant lot passing to The Links at the Strand Development Corporation in February 2001 for $61,200, the low end of the $61,200 to $87,800 most Links lots recorded as land. The developer was building out the street one home at a time: 23 Links homes recorded their first sale in 2001.
The finished home sold new in August 2001 for $385,800, below the $469,900 median of the neighborhood's first sales and close to the low end of their $373,300 to $630,700 range. It is a reminder that a Links home's 2001 price says nothing about its 2026 value.
The home resold for $585,000 in June 2016, inside the $505,000 to $629,000 band of annual medians The Links traded in through the 2010s, and for $885,000 in August 2021, at the start of the climb. Each owner bought near the neighborhood's going rate of the day.
The home came to the MLS as a three-bedroom-plus-den plan with 2.5 baths and 2,510 square feet of living area, at $1,595,000, the same price as the four-bedroom home that had sold in January with no days on market. It closed on March 4, 2026 at $1,330,000, 83.39% of its final list price, after 88 days, at $529.88 per living square foot. That price was still 3.4 times its 2001 price and a 50% gain on 2021.
Three things. First, the value was real: $1,330,000 was the second-highest price per square foot of any three-bedroom-plus-den Links sale. Second, the list price borrowed a comparable from a different plan, and the market corrected it at the cost of 88 days. Third, the June 2026 three-bedroom-plus-den sale that listed at the same $1,595,000 closed at $1,500,000 with no days on market, so plan alone did not decide the outcome; condition and view did. Price to your plan's record, adjust for what your home has, and the 2026 market rewards you.
Your buyer will usually choose between The Links at The Strand and Single Family Homes at The Strand, the two detached neighborhoods at the top of The Strand's market. The Links offers a golf view from every home, lawn care in the fee and no transfer approval at about $600,000 less at the five-year median; the single-family streets offer larger lots and plans and a published fee.

Sources: the Links declaration recorded with the Collier County Clerk; the single-family association's forms page and roof notice; the 2026 preliminary county roll; FEMA's National Flood Hazard Layer; Southwest Florida MLS Matrix, retrieved September 26, 2026. Our guide to Single Family Homes at The Strand covers the other side in depth.
A buyer with a $1.5 million budget will tour both. The single-family streets sell for more in total and more per foot, $557.76 against $425.17 over five years, on lots about two-thirds larger, and on September 26, 2026 nothing was listed there. That last fact helps you: a buyer who wants a detached home inside the gate this season has your listing and one other on Fairway Court. We use the single-family record to show a buyer what the step up costs, and the Links record to show what a golf view costs.
A fairway behind every home, lawn and landscaping in the association fee by recorded text, no buyer application, a quieter cul-de-sac at the far corner of The Strand from I-75, easy access to the clubhouse and the north gate, and a lower entry price. Those are facts we put in your listing.
Do not promise a buyer a fee figure until the estoppel certificate confirms it. Do not promise that your home is outside the flood area until the address point and the elevation certificate say so. Do not describe the home as one story or two from memory; the floor plan settles it. We would rather lose a showing than lose a closing.
If you also own on one of the single-family streets, or you are advising a neighbor there, our guide to selling a single-family home in The Strand covers its published fee, its buyer application and its roof policy from the seller's side.
Links buyers are mostly full-time Florida households and golfers who want a detached pool home on the course, owners moving up from a Strand villa or condominium, and seasonal or out-of-state buyers who want a gated golf address without a condominium. Short-term investors are absent, because the declaration sets a 30-day minimum lease and caps leases at three a year.
On the 2026 preliminary roll, 36 of the 54 Links homes, 66.7%, carry a homestead exemption. The Links is a neighborhood of year-round owners, and the buyer who replaces you is most often another one. They read the roof, the insurance and the tax line as carefully as the kitchen.
Every home faces Savannah holes 4, 5 or 6, and Savannah is the nine the club calls its "most player-friendly," with wide fairways and the largest greens. A golfing buyer prices the club as well as the house: the mandatory Social membership is $4,162 for 2026, and a Single Golf membership carries an $80,000 initiation and a Full or Family Golf membership $100,000, per the club's 2026 brochure.
Owners of Strand condominiums and villas who want a private pool and a lot of their own look at The Links first, because it is the detached step below the single-family streets. They know the gate, the club and the master association already; they need your plan, your fee statement and your roof file.
Eleven Links owners have a mailing address in another state and one in Canada on the 2026 roll, 12 of 54. Seasonal buyers decide from the photographs, the drone video and the document package before they fly in, which is why the listing has to answer the fee, roof and flood questions on day one.
Section 10.4 of the declaration bars leases of less than 30 days and allows no more than three leases a year, with no room rentals and no transient tenants; the master declaration adds its own 30-day minimum. A nightly or weekly rental plan does not work here, so your buyer pool is owners and seasonal lessors.
We price a Links home in seven steps: start with your plan's sales, narrow to your view and side of the street, adjust for the roof and openings, adjust for condition and the pool, adjust for date, test the number against the single-family streets and the county record, and put it in writing with a range. The result is a list price a buyer's agent cannot pull apart.
Two bedrooms plus a den, three plus a den, four, or four plus a den. The five-year record shows each group in its own band, and the 2026 sales show how far apart they can sit. We start with every sale of your plan in five years, then add the active and pending listings of the same plan.
Which Savannah hole your lanai faces, whether a lake sits behind the fairway, how close the tee or green is, and which way the lanai points in the afternoon. The south side of Fairway Court adds water views, per the master association. We rank your view against each comparable's, from the listing photographs and the aerial, before any adjustment.
The roof is yours under the declaration, and a buyer's insurer will price it. A replaced roof with a permit and master association approval on file, impact windows and doors, and a strong wind mitigation report are worth money to a buyer because they lower the premium the buyer will pay every year. An original roof on a home completed in 2001 is a price item, and we say so.
Every Links home has a pool, and 40 of 54 have a spa, per the county roll. The pool finish, the equipment's age, the cage's condition and the lanai are where a buyer's inspector spends time. Kitchens and baths matter, but on a golf-front home at this price the clean inspection matters more.
The Links' 2022 to 2024 sales ran $799,000 to $935,000; the 2026 sales ran $925,000 to $1,595,000. A sale from 2023 is not a 2026 comparable without a time adjustment, and we show you how we made it, with the county's annual medians as a cross-check: $799,000 in 2022, $935,000 in 2023, $1,300,000 in 2025 and $1,415,000 on four qualified sales in 2026 through August.
A buyer's agent will put your home beside the single-family streets, and the county record will show a buyer the qualified sales. We check that your number sits sensibly between the single-family medians and the Links record, and that the county's qualified sales do not contradict it. We never use the county's just value as a price; every 2026 Links sale closed above its home's 2026 preliminary just value.
You receive the comparable set, the adjustments, a recommended list price and a range, before you sign a listing agreement. If the evidence supports a higher number, we say so. If it does not, we say that too, because the 88-day sale in the record shows what a list price above the evidence costs.

We market a Links home around its fairway: professional photography, video and drone shot down the Savannah hole at the right hour, a listing that answers the fee, roof and flood questions before a buyer asks, our qualified-buyer database before the gate, a sign that meets the master's guidelines, and showings run through the gatehouse.
The view is the product, so we shoot it: the lanai looking down the fairway, the drone over the roofline to show the hole and the lake, and the twilight shot of the lit pool. A buyer from out of state decides from the screen whether your fairway is worth a flight, and the drone shows what a ground photograph cannot, how far the home sits from the tee or green.
We put the roof's permit date, the wind mitigation results, the elevation certificate or flood determination, the current fee statement and what it covers, and the club's 2026 Social dues into the listing package. A Links buyer who reads those on day one writes an offer on day two, and a buyer who has to ask for them waits a week.
Our qualified-buyer database and the agent network we have built over twenty years see your home before the public does, and we follow the buyers who toured the 2026 Links listings and did not buy. With one active listing on Fairway Court in September 2026, a well-presented home reaches the whole Links buyer pool in its first week.
The declaration allows only "For Sale" signs that meet the master association's guidelines, so we confirm the current standard before we order one. Most Links buyers arrive by appointment through their agents, not by driving the street, because the street is behind a staffed gate.
Every visitor passes The Strand's staffed gatehouse on Strand Boulevard, so showings are scheduled, not walk-in. Marc Comisar runs them, briefs the gate, and attends when you are away. Guests are sent to the main gate, so a buyer drives the length of the community and arrives at Fairway Court having seen the club and the course on the way.
The county recorded a qualified $1,128,000 Links sale in February 2024 that never appeared in the MLS, which means buyer and seller found each other privately. We offer the same discretion: a quiet launch to our buyer database first, with a full market check so you know what the public market would have paid.
We negotiate a Links contract on four fronts: a buyer qualified for the price and the insurance, the homeowners' association disclosure summary delivered with the contract, an inspection period that a 2000 to 2003 house can survive, and repairs handled as credits rather than price cuts. There is no association approval to wait on.
Because the Links declaration places "no restrictions on transfers of Lots," your contract carries no approval contingency and no application fee. That shortens the timeline against the single-family association and the condominiums inside the gate, and it lets a cash buyer close in weeks. The association is notified of the transfer and the estoppel certificates are ordered, and that is the association's part.
Florida's section 720.401 requires a homeowners' association disclosure summary to be given to a buyer before or with the contract, telling the buyer that membership is mandatory, that recorded covenants govern use and that assessments are owed. We prepare it at listing so it goes out with the first offer.
A buyer's inspector will look hard at the roof, the windows and doors, the air conditioning, the water heater, the pool equipment and the cage. Many Links homes were completed before the March 2002 statewide building code, so roof-to-wall connections and opening protection matter. A pre-listing inspection lets you fix or price the findings before a buyer uses them.
The buyer's insurer will quote from the roof's age and the wind mitigation report, and a lender will require flood insurance if the home's structure is in the Zone AH area. We hand the buyer's agent the roof permit, the wind mitigation form and the flood paperwork on contract day, so the quote comes back inside the inspection period.
When an inspection finds something, a closing credit usually costs you less than a lower price, because the credit does not become the next comparable on Fairway Court. A $1,500,000 sale with a $15,000 credit is a $1,500,000 sale in the MLS.
With one active and one pending listing in September 2026 and three 2026 sales at 0 days on market, a well-priced Links home can draw more than one offer. We set a clear deadline, compare terms as well as price, and weigh the buyer's financing and insurance readiness, so the best offer is the one that closes.
Selling a Links home costs the negotiated brokerage fee, Florida documentary stamp tax of $0.70 per $100 on the deed, the Links association and master association estoppel certificates, prorated taxes and assessments, and any credits you agree to. There is no CDD payoff. On a $1,265,000 sale, the last year's median, the deed stamps alone are $8,855.
Florida charges documentary stamp tax on a deed at $0.70 per $100 of the price under section 201.02 of the Florida Statutes, as the Florida Department of Revenue explains. In a Collier County resale the seller customarily pays it. On $1,265,000 that is $8,855; on $1,167,500, the five-year median, $8,172.50; on $1,595,000, $11,165; on $1,325,000, the active list price, $9,275.
The Links at The Strand Homeowner's Association issues an estoppel certificate under section 720.30851 stating the regular quarterly assessment, what is paid through closing, any unpaid balance and any special assessment adopted. The 2024 legislation capped the fee at $299 for a current account, plus $119 for delivery within three business days and $179 if the account is delinquent, per the House staff analysis of CS/CS/HB 979. The Links certificate should also confirm that the master association's share is collected in the Links bill, as the declaration provides.
Every Links home also sits under The Strand Master Property Owners Association, a Chapter 720 association managed by Dorrill Management Group at 5672 Strand Court. Its certificate states what the master association is owed. Because the Links declaration has the Links association collect and remit the master assessment, the two certificates have to agree on who bills what, and we check that they do before the closing agent prepares the settlement statement.
Florida's owner's title insurance premium is set by the state under rule 69O-186.003 of the Florida Administrative Code, so every title company charges the same premium for the same coverage. In Collier County the buyer customarily selects the closing agent and pays the owner's policy. The contract always controls.
Florida property taxes are paid in arrears each November, so at a closing before the bill you credit the buyer for your days of ownership that year. On the 2026 preliminary roll the median Links bill was $4,465.89 for the 36 homesteaded homes and $7,791.12 for the 18 non-homestead homes (both n even, the mean of the middle pair). Your quarterly Links assessment, paid in advance under the declaration, is prorated from the estoppel figures, and club dues are settled with the club directly.
Commission is negotiable and set in your listing agreement; there is no standard rate. Since the practice changes of August 17, 2024, offers of compensation to a buyer's agent are not advertised on the MLS, and buyers sign a written agreement with their own agent before touring. Whether you offer anything toward the buyer's agent is your decision, and we walk you through what current Links buyers expect.
| Line, on a $1,265,000 sale | Who customarily pays in Collier County | Amount |
|---|---|---|
| Documentary stamp tax on the deed | Seller | $8,855 |
| Links association estoppel | Contract term; commonly the seller | Up to $299, plus $119 if rushed |
| Master association estoppel | Contract term; commonly the seller | Capped under section 720.30851 |
| Initial capital assessment | Buyer | $500 per site in the 2000 bylaws; confirm today's figure |
| Association application fee | Not applicable | None; no transfer approval |
| CDD payoff | Not applicable | None; The Strand has no CDD |
| Listing-side brokerage fee | Seller | Negotiated; each 1 percent of price is $12,650 |
| Owner's title insurance policy | Buyer, by Collier custom | Buyer's cost |
| Property tax proration | Credit from seller to buyer | Your bill divided by 365, times your days of ownership |
| Mortgage payoff | Seller, if any | Your lender's payoff letter |
This is arithmetic for illustration, not a quote. A closing agent's settlement statement is the only final number, and we prepare an estimated net sheet for your own price and contract before you sign anything. Call Jesse direct at (239) 898-6072.
A Links seller owes the buyer known material defects under Florida's common-law duty, the homeowners' association disclosure summary under section 720.401, a property tax disclosure summary, the flood disclosure under section 689.302, and the facts of any lease in place. The roof, past storm damage and exterior work without master association approval are the items Links buyers press hardest.
Florida's Supreme Court held in Johnson v. Davis (1985) that a home seller who knows of facts materially affecting value that are not readily observable must disclose them, and an "as is" contract does not remove that duty. We help you complete the seller's disclosure accurately, including the roof's age and repairs, leaks, pool and cage repairs, storm damage and any association matter you know of.
The Links is a mandatory homeowners' association under Chapter 720, so section 720.401 requires a disclosure summary telling the buyer that membership is mandatory, that recorded covenants govern use and that assessments are owed and may change. The condominium associations inside the gate follow Chapter 718 instead; your sale does not. This page is information, not legal advice; your closing agent or attorney decides how the statutes apply to your contract.
Section 689.261 requires a property tax disclosure summary at or before the contract, warning the buyer not to rely on your current taxes. A long-held homestead bill resets after a sale, and the highest Links bill on the 2026 preliminary roll, $10,412.79, belongs to the home that sold at $1,595,000 in January 2026. Your buyer budgets on the purchase price, not on your bill.
Florida's flood disclosure asks about flood insurance claims, federal flood assistance and known flood damage, not zones. Most Fairway Court address points are Zone X; answer the form from your own records, and if your home is one of the six Zone AH address points, have the elevation certificate ready to show the buyer.
Section 6.1 of the declaration requires the master association Construction Committee's written approval before any exterior change, from a fence or screen enclosure to a roof in a new material or color. A cage, a generator pad or an addition without an approval on file is a question a buyer's attorney may ask; disclose what you know and find the approvals now.
If a tenant occupies your home, disclose the lease, the rent, the deposit and the end date. Links leases must be in writing, delivered to the board, at least 30 days long and no more than three a year, so a sale can close around a seasonal lease if the possession date follows the lease terms.
A Links sale needs the recorded declaration and any amendment, the current fee statement and what it includes, the master association approvals for any exterior change, the roof permit, a wind mitigation report and an elevation certificate or flood determination. We order the rest, both estoppel certificates included, the day a contract is signed.
The Links declaration is public, recorded at Official Records Book 2654, Page 0059, with the association's articles and bylaws attached, and we link it in the Downloadable Documents table below. We found no recorded amendment in the documents we read, so we ask the association and the title company to confirm that none exists before we describe the rules to a buyer.
Pull your last quarterly statement and the adopted budget, which section 720.303 makes available to members. The Links fee is not published anywhere a buyer can read, so your statement is the first number a buyer sees, and it should show whether the master association's share is collected in the Links bill, as the declaration provides.
Gather the master association approval letters for any cage, roof, window, fence, generator or addition you completed, with the matching Collier County permits. A buyer's agent who sees the approvals in the listing package stops asking.
The roof's permit date, its material, the master association's approval if the material or color changed, the contractor's warranty and any storm repair invoices. On a home completed in 2001 or 2002 this file is the single most valuable document in the sale.
A wind mitigation inspection under section 627.0629, on the state's uniform form OIR-B1-1802, documents roof attachment, roof shape and opening protection, and lowers the buyer's premium. An elevation certificate shows the home's floor against the flood elevation, and Collier County explains the document in its Building Bulletin 21. Both cost far less than the time they save.
The flood map affects a Links sale through the buyer's lender and insurer, and only for some homes. On FEMA's effective map 43 of 55 Fairway Court address points are unshaded Zone X, 6 shaded Zone X and 6 Zone AH, a Special Flood Hazard Area of shallow ponding; FEMA's preliminary maps put all 55 in unshaded Zone X.
Data updated: September 2026 (FEMA National Flood Hazard Layer, queried 27 Sep 2026)
| FEMA layer | Unshaded Zone X | Shaded Zone X (0.2% annual chance) | Zone AH | Total address points |
|---|---|---|---|---|
| Effective map | 43 | 6 | 6 | 55 |
| Preliminary map | 55 | 0 | 0 | 55 |
FEMA National Flood Hazard Layer and preliminary layer, every Fairway Court address point in Collier County Public Schools' address database, queried September 27, 2026. Fairway Court straddles two panels: 47 points fall on panel 12021C0192J, effective February 8, 2024, and the 8 easternmost on panel 12021C0211H, effective May 16, 2012.
The six AH address points sit mid-street, on both sides of Fairway Court, in the stretch that backs to the Savannah fairways and the lake. An address point is not a building footprint: a lender's flood determination, or an elevation certificate showing the floor above the flood elevation, decides a specific home. If your home is one of the six, we order the determination and the certificate before listing, so a lender's question in week two already has an answer.
Collier County announced a 90-day appeal and comment period on the proposed Flood Insurance Rate Map beginning August 19, 2026. On FEMA's preliminary layer every Fairway Court point is unshaded Zone X. Until the new maps take effect the effective panels govern, AH area included, and we describe both maps to a buyer accurately rather than leaning on the one that helps.
Collier County's hurricane evacuation layer places Fairway Court in Evacuation Zone D, called only after Zones A, B and C. At a Fairway Court test point the USGS Elevation Point Query Service put the ground at about 14.0 feet, against a nearest effective base flood elevation line of 12.0 feet, and the National Hurricane Center's worst-case surge maps show no surge there in Category 1 or 2 scenarios.
In Hurricane Ian in 2022 the severe impacts in North Naples were confined to the immediate coastline, per the National Hurricane Center's report, and we found no Strand-specific damage record. The damage a Links home takes in a storm is wind damage to roofs, cages and trees, so answer storm questions from your own records and repairs, and keep the invoices with the roof file.
Sell if the 2026 repricing matches your plans, lease if you want income while you decide and can work within three leases a year of at least 30 days each, and hold if you live in the home and the numbers do not change your life. The Links' rules make it a home to own and occupy, with seasonal leasing allowed.
Section 10.4 of the declaration: "All leases must be in writing and a copy of any lease shall be delivered to the Board," no lease for less than 30 days, no more than three a year, no subleasing without board approval, no room rentals and no transient tenants. The association does not pre-approve tenants under the Links declaration, but the master association's 30-day minimum and its transponder rules for "approved renters" apply on top.
A homestead owner with a capped assessment who loves the fairway has little reason to sell; the new owner's taxes reset, yours do not. Supply on Fairway Court has been thin for years, with 27 of 54 homes showing no sale for value since 2013 or earlier on the county record, and holding through a market cycle has rewarded Links owners twice.
The Links repriced from an $800,000 to $950,000 band in 2022 to 2024 to a $925,000 to $1,595,000 band in 2026, on six sales. If you plan to move within a few years, selling into one active listing and a winter season is a strong position, and a homestead owner can carry part of the assessment benefit to a new Florida homestead under the portability rules the Florida Department of Revenue explains in its PT-112 guide.
A Links home can sell with a seasonal tenant in place, because leases are at least 30 days and possession follows the lease. Showings need the tenant's cooperation and notice, so we schedule them around the lease, and we price to the buyer who wants the home after the season.
A correctly priced Links home sells in days; an overpriced one waits months. The five-year median was 7 days on market (n = 9, odd), the last year's median was 0 days (n = 5), and the contract then runs to the closing date it sets, with no association approval to wait on.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
Of the nine marketed Links sales in five years, eight took 0, 0, 0, 3, 7, 13, 37 and 42 days. The ninth, listed at $1,595,000 for a three-bedroom-plus-den plan, took 88 days and closed at 83.39% of list. Price set the pace, and the one outlier is the most expensive lesson in the record.
Five of the six Links sales of the last twelve months closed from January through March 2026, and the sixth in June. Listing in the fall reaches the winter buyers who tour The Strand from December to April, and a home that is photographed and papered by November is in front of them on their first visit.
If you're searching for a Links at The Strand listing agent, or thinking, "I need someone to sell my home in The Links at The Strand," you are selling one of 54 golf-front pool homes on Fairway Court, where six homes sold in twelve months from $925,000 to $1,595,000 and one other home was listed on September 26, 2026.
McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price every Links listing from that record, plan by plan and view by view, and build the roof, flood and fee file before the first showing. As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate, and Jesse McGreevy and Marc Comisar account for over $900 million in personal sales inside that number. Our process for the whole community is on selling your home in The Strand, and the full neighborhood record is in our Links at The Strand guide.
Honors and recognition:
The request takes about a minute, and Jesse follows up with the Links sales that fit your home: same plan and den, same side of the street or the closest match, adjusted for the hole and lake view, the pool, spa and cage, the roof's age and approval, impact openings and interior updates. An automated estimate cannot see that one Links home faces a Savannah green and the next a lake, or that the last three $1,595,000 list prices closed $265,000 apart.

On Fairway Court, three homes listed at the same $1,595,000 closed at $1,595,000, $1,500,000 and $1,330,000 in 2026, and the price decided whether a home sold in zero days or eighty-eight. We would rather you see the evidence and the number before you commit to anything.

Pricing a three-bedroom-plus-den home off a four-bedroom sale, pricing off The Strand's condominium median, ignoring which hole the lanai faces, quoting a fee nobody has confirmed, forgetting the master estoppel, describing a Zone AH address point as Zone X, or ordering a sign the master's guidelines do not allow. Each one costs a seller time or money.

These are the questions Links owners ask us before they list, with each answer drawn from the Southwest Florida MLS Matrix (retrieved September 26, 2026), the county's recorded sales and 2026 preliminary roll, the recorded Links declaration and the Florida Statutes. For the buyer's side of the same questions, see buying a home in The Links at The Strand.
Start with a written valuation from your plan's sales, build the roof, fee and flood file, prepare the 720.401 disclosure summary, then launch with photography and drone of your fairway. There is no association approval step; the association is notified of the transfer and both estoppel certificates are ordered at contract.
We think it is McGreevy and Comisar: the #1 Team in Southwest Florida since 2012 and Top 1% Real Estate Agents Nationally Since 2008, and the team that read the Links declaration, every recorded Links deed and every Links sale of the last five years for this page. It depends on the plan, the view, the roof and the condition. Links homes sold for $925,000 to $1,595,000 in the last twelve months, at a median of $1,265,000 (n = 6, even). Request a free Links at The Strand home valuation for your own number.
Six closed, all in 2026: $925,000, $1,135,000, $1,200,000, $1,330,000, $1,500,000 and $1,595,000, per the Southwest Florida MLS Matrix. The $1,135,000 sale was entered after closing and not marketed on the MLS.
Because it is the first window that holds ten or more Links closings. The 12-, 24- and 36-month windows hold 6, 7 and 8; 60 months hold 10, at a $1,167,500 median.
$1,595,000, a four-bedroom home of 2,745 square feet that closed in January 2026 at full list price with 0 days on market, $581.06 per living square foot. The highest price per square foot was the June 2026 three-bedroom-plus-den sale at $584.57.
Carefully. Three Links homes listed at $1,595,000 in 2026: a four-bedroom home sold at that price in 0 days, a three-bedroom-plus-den home sold at $1,500,000 in 0 days, and another three-bedroom-plus-den home sold at $1,330,000 after 88 days. Plan, view and condition explain the spread.
On September 26, 2026 one was active, a three-bedroom-plus-den home of 2,533 square feet at $1,325,000, and one was pending at a $1,295,000 list price.
Priced to its plan, days: the five-year median was 7 days on market and the last year's median 0 days among marketed sales. The one 2026 listing priced above its plan took 88 days.
Late fall, so the home is ready when winter buyers tour The Strand from December to April. Five of the six sales of the last twelve months closed from January through March 2026.
No. Section 10.3 of the recorded declaration says "There shall be no restrictions on transfers of Lots." You notify the association of the transfer.
No. Unlike the single-family association and the condominiums inside the gate, the Links declaration has no buyer application. Your buyer obtains gate transponders from the master association, at $20 each.
The 2000 bylaws set an initial capital assessment of $500 per site, collected from the buyer at closing; the board may have changed it since, so the estoppel certificate is the current word. The buyer also pays a prorated share of the quarter.
Only one that meets the master association's guidelines, under section 7.7 of the Links declaration. We confirm the current standard before we order one.
Visitors must pass The Strand's staffed gatehouse, so an open house is arranged through the gate's guest process rather than advertised as walk-in. Most Links buyers see a home by private appointment.
Every buyer and every buyer's insurer will. The roof is the owner's under section 5.2 of the declaration, so have its permit date, material and any master association approval ready.
Not automatically. If the roof is near the end of its life or an insurer will not write it, replacing it, or pricing the home to the replacement, both work; we run the numbers both ways with you before you spend anything.
Yes. It documents the roof attachment, roof shape and opening protection that set a buyer's premium under section 627.0629, and a good report is a selling point on a 2000 to 2003 house.
Anything a buyer's insurer or inspector will flag: an aging roof, a failing pool cage, older windows without impact protection, pool equipment and air conditioning. Cosmetic work matters less than a clean inspection on a golf-front home at this price.
Yes. Section 6.1 of the declaration requires the master association Construction Committee's written approval for any exterior change, so gather the approval letters and the county permits now.
The closing agent usually requests them once the contract is signed, one from the Links association and one from the master association, under section 720.30851.
The contract decides; in Florida resales the seller commonly pays. Section 720.30851 caps the fee at $299 for a current account, plus $119 for delivery within three business days.
Any unpaid assessments, which the estoppel certificate lists. Your quarterly assessment is paid in advance under the declaration, so the proration usually runs in your favor for the rest of the quarter.
The negotiated brokerage fee, documentary stamp tax of $0.70 per $100 on the deed ($8,855 on $1,265,000), the estoppel fees, prorated taxes and assessments, and any agreed credits. In Collier County the buyer customarily pays the owner's title policy.
Yes, always. We explain exactly what our marketing plan includes, and what it costs, before you sign a listing agreement.
Yes. Six of 55 Fairway Court address points are Zone AH on the effective FEMA map, though the preliminary maps show all 55 in unshaded Zone X. An elevation certificate answers the question for your home.
Every buyer inherits the mandatory Social membership at $4,162 for 2026, with no initiation for Strand homeowners. It is a fixed cost a buyer compares across golf communities, and The Club at The Strand's "NO Assessments, NO Capital Dues" line helps your listing.
No. The Strand's twelve-month median of $610,000 is set by its condominiums. Your comparables are the ten Links sales and, for a buyer's alternatives, the single-family streets.
It can. Homes on the south side of Fairway Court also have water views, per the master association, and the hole and the angle matter on both sides. We rank every comparable's view against yours.
The county recorded a qualified $1,128,000 sale in February 2024 that never appeared in the MLS, so buyer and seller found each other privately. We offer the same discretion, with a full market check first.
By plan, lot and price per living square foot. Over five years the single-family streets sold at a $1,775,000 median and $557.76 per square foot, The Links at $1,167,500 and $425.17. The golf view on every Links lot and the lower entry price are your answer.

Yes. Twelve of the 54 Links owners have a mailing address outside Florida on the 2026 roll, and we handle remote listings routinely: Marc runs the showings and inspections, and the documents are signed electronically with a local closing agent.

Two records that decide a Links sale are not public and cannot be linked: the association's current budget and quarterly assessment, and any amendment or rule adopted since 2000 that the title search turns up. Each appears in your owner's statement or on the estoppel certificates, and we request them by name.
