McGreevy and Comisar, Brokered by Domain Realty

Updated September 2026 · By Jesse McGreevy and Marc Comisar, Domain Realty

Buying a home in The Links at The Strand takes four decisions before an offer: which plan and which fairway view fit you, because Links prices sort by plan and view; what the roof's age means when the roof is yours; whether the home's address point sits in FEMA's Zone AH; and how the unpublished association fee, the $4,162 club dues and your reset property taxes add up.

The Links at The Strand is 54 detached pool homes on Fairway Court, a cul-de-sac in the northwest corner of The Strand, the gated golf community at Immokalee Road and I-75 in North Naples, ZIP 34110. Every home faces hole 4, 5 or 6 of the club's Savannah nine. Our complete guide to The Links at The Strand covers its history, the 2000 declaration, the amenities, the schools and the road projects nearby. This page is for the buyer: what sold and for how much, which plan and view fit, what you will pay every year, which rules decide whether a Links home works for you, which documents Florida law puts in your hands, and how we negotiate here. Call Marc at (239) 287-5873 or Jesse McGreevy at (239) 898-6072 whenever you want to talk it through.

Choose the Plan and the Fairway First

The ten Links homes sold in five years were two-bedroom-plus-den, three-bedroom-plus-den, four-bedroom and four-bedroom-plus-den plans of 2,091 to 3,300 square feet of living area. In 2026 the two-bedroom-plus-den sold at $925,000 and the three-bedroom-plus-den homes at $1,135,000 to $1,500,000. Your plan sets your budget; your fairway sets where in the band you land.

Read the Roof Before the Kitchen

The Links declaration makes the roof, the exterior paint and the pool the owner's, and it requires the owner to insure the whole house. On homes completed from 2000 to 2003, ask for the roof's permit date and any master association approval before you fall for the kitchen, because the roof drives your insurance premium.

No Application, No Approval

Section 10.3 of the recorded declaration says "There shall be no restrictions on transfers of Lots." You do not apply to the association, wait for a board or pay an application fee to buy a Links home; the seller notifies the association of the transfer. That is rare inside The Strand's gate.

Three Memberships at Once

Every owner belongs to The Links at The Strand Homeowner's Association, which sets the fee and the rules on Fairway Court; The Strand Master Property Owners Association, which runs the gate, the boulevards and the lakes; and The Club at The Strand, as a mandatory Social member at $4,162 for 2026 with no initiation for homeowners.

No neighborhood clubhouse or community pool, because every home has its own; no boat docks; no community development district; and, on September 26, 2026, one active listing and one pending. The shared amenities are the fairways, the cul-de-sac and the club down Strand Boulevard.

Links buyers work with McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, because a purchase here turns on details a listing rarely shows: the plan's own sales, the hole and lake behind the lanai, the roof's permit, the address point's flood zone and the fee nobody publishes. We read them before you offer.

What We Read Before You Offer

We tracked all ten Links MLS closings of the last five years and every recorded deed on the 54 lots for this page. Before you write an offer we read the home's plan against those sales, the roof and cage permits, the flood determination for the address point, the seller's fee statement, the 720.401 disclosure summary and the club's current brochure, and we tell you plainly what we found.

Who Does the Work

Marc Comisar runs the search, the tours through the gatehouse, the inspection and the negotiation. Jesse McGreevy builds the comparable set behind your offer price and reads the documents. Reach Marc at (239) 287-5873 or Jesse at (239) 898-6072, and read more on our about McGreevy and Comisar page.

What We Will Not Do

We will not tell you a fee figure we have not confirmed, call a Zone AH address point Zone X, or push you toward a larger plan than you need. We would rather you buy the right Links home in March than the wrong one this week.

  • The Links at The Strand is 54 detached golf-front pool homes on Fairway Court, every one facing Savannah hole 4, 5 or 6, built from 2000 to 2003.
  • 10 MLS closings in 60 months at a $1,167,500 median (n = 10, even), the first window with ten or more; 6 in the last 12 months at $1,265,000 (n = 6, even), from $925,000 to $1,595,000.
  • On September 26, 2026 one home was active at $1,325,000 and one pending at a $1,295,000 list price.
  • No association approval is needed to buy: "There shall be no restrictions on transfers of Lots."
  • The fee is not published; by the recorded declaration it pays each lot's lawn and landscaping and collects the master association's share.
  • The roof, the exterior and the whole-house insurance are yours, not the association's.
  • Every buyer joins The Club at The Strand as a Social member at $4,162 for 2026, with no initiation fee.
  • Flood: 6 of 55 Fairway Court address points are Zone AH on FEMA's effective map; the preliminary maps show all 55 in unshaded Zone X.
  • Leases must run at least 30 days, no more than three a year; pets are household cats and dogs with no weight limit, two per home under the master rules.
  • Schools: Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High for 2026-2027, all graded A.

What This Page Covers

This buyer guide runs from the market and the plan choice, through one purchase walked through from the record, the comparison with Single Family Homes at The Strand, the yearly cost, the rules, financing, the documents to read, flood and insurance, the steps, how we search and negotiate, closing costs and representation, schools and daily logistics, the consultation, reviews and the buyer FAQ.

The Links market is thin and moving. Six homes closed in the last twelve months at a $1,265,000 median, after one sale a year from 2022 to 2025; on September 26, 2026 one home was listed at $1,325,000 and one was pending. Well-priced homes went under contract in days, so a buyer who is ready before the right home lists has the advantage.

The Five-Year Record

Over the 60 months to September 26, 2026 the MLS recorded 10 Links closings at a $1,167,500 median (n = 10, even, the mean of $1,135,000 and $1,200,000), from $799,000 to $1,595,000, at a median of $425.17 per living square foot (even). The median sale-to-list ratio was 100% and the median time on market 7 days (both n = 9, odd), with the one record entered after closing and not marketed on the MLS left out.

Southwest Florida MLS Matrix, closings September 27, 2025 to September 26, 2026: 6 closings at a $1,265,000 median (n = 6, even, the mean of $1,200,000 and $1,330,000). Among the five marketed sales, the median sale-to-list ratio was 97.37% and the median time on market 0 days.

What You Can Tour Today

On September 26, 2026 the MLS showed one active Links home, a three-bedroom-plus-den, 2.5-bath home of 2,533 square feet at $1,325,000 after 16 days, and one pending, a three-bedroom-plus-den, three-bath home of 2,472 square feet listed at $1,295,000 that went under contract in 4 days. Listings change daily; for today's list and for homes about to come to market, Call Marc at (239) 287-5873 or ask for a personalized buyer consultation for The Links.

Where the Negotiating Room Has Been

Four of the nine marketed sales in five years closed below list: by $30,000 in 2024, $25,000 in February 2026, $95,000 in June 2026 and $265,000 on the overpriced March 2026 listing. Five closed at full price. A buyer has room on a home priced above its plan's record, and very little on one priced inside it.

The Strand's 61 MLS closings in the last twelve months had a $610,000 median and 51 days on market, a condominium-led figure. The twelve detached-home sales closed at a $1,265,000 median with 7 days on market. The Links is the detached tier between the villa neighborhoods and the single-family streets, and it moves faster than the community as a whole.

The Holding Pattern Behind the Thin Supply

On the county record, 27 of the 54 Links homes show no sale for value since 2013 or earlier, and 6 still show their 2001 first sale. Owners stay, which is why The Links traded about once a year from 2022 to 2025. A buyer should expect to wait for the right plan and view, and to act when it lists.

Call Marc at (239) 287-5873 and ask for a Links at The Strand buyer consultation, or read how we represent buyers in Southwest Florida. The plan that fits you is the one whose bedrooms you will use; the view that fits you is the one you will sit with every evening. Two-bedroom-plus-den plans of about 2,100 to 2,300 square feet sold for $820,000 to $935,000; three-bedroom-plus-den homes of about 2,400 to 2,600 for $799,000 to $1,500,000; four-bedroom homes for $1,200,000 to $1,595,000.

The Plan Table

Plan MLS sales, five years Living area Sold prices Who it suits

Southwest Florida MLS Matrix, closings September 27, 2021 to September 26, 2026. Every group holds fewer than ten sales, so we list prices rather than quoting a group median.

One Story or Two

The master association describes Links homes as "one or two story," and neither the MLS nor the county roll records which is which. If stairs matter to you, tell us at the start; we confirm story count from the floor plan of every home we show.

Which Hole, Which Side

"All of the Links homes have direct golf course views of either the 4th, 5th or 6th holes of the Savannah golf course," per the master association, and "homes along the southern side of The Links also have water views." Savannah is the nine the club calls its "most player-friendly," with wide fairways and the largest greens. A home near a tee sees more golfers; a home along the fairway sees more grass; a south-side home sees the lake.

The Lanai and the Afternoon Sun

The lanai is where you will live, and its direction decides whether it is a morning room or an evening one. We check the compass on every home and visit at the hour you will use the lanai most, because a listing photograph never tells you where the sun sits at five o'clock in February.

Lot Size and the Yard You Do Not Mow

Links lots run 0.17 to 0.28 acres on the county roll, a median of 0.19, and the association's landscapers maintain each lot's lawn and landscaping under section 5.1 of the declaration. The fairway is your view, not your yard; if you want a larger private lot, the single-family streets are the place to look.

Pools and Spas

Every Links home has a pool on the county roll and 40 of 54 have a spa. The pool, its enclosure, decks and patios are the owner's to maintain, so the pool equipment's age and the cage's condition belong on your inspection list.

The clearest buyer lesson in the Links record is the February 2026 purchase of a two-bedroom-plus-den home of 2,251 square feet: listed at $950,000, it closed at $925,000 on February 3, 2026, 97.37% of list, with 0 days on market, the only Links sale of 2026 under $1 million.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)

What the Buyer Saw Before the Offer

The buyer's comparables were the two earlier two-bedroom-plus-den sales, $935,000 in February 2023 and $820,000 in May 2024, and the January 2026 four-bedroom sale at $1,595,000 that had just reset expectations on the street. A $950,000 asking price sat at the top of the plan's record, not above it.

The Price and the Speed

The home closed at $925,000, $25,000 under its asking price, at $410.93 per living square foot, with 0 days on market, which is how a price agreed before the listing went live reads in the MLS. A buyer who had waited for it to sit would not have seen it at all.

What the County Record Shows

The county coded this sale as not qualified in its August 2026 sales file, so it does not appear in the county's qualified-sale counts; the MLS records it as an ordinary marketed sale. A buyer reading the county file alone would miss it, which is why we read both layers before advising on a price.

What the Buyer Took On

A home completed in the developer years, with the roof, exterior, pool and whole-house insurance now the owner's; a quarterly association fee paid in advance; the $4,162 Social membership; a property tax bill that resets to the purchase price; and no application to the association. The deed was the whole approval process.

What It Teaches a Buyer

Three things. First, the smaller Links plans held their prices through the 2026 repricing while the larger plans jumped, so they are The Links' entry point. Second, a home priced inside its plan's record sells before most buyers see it, so be pre-approved and ready. Third, read the MLS and the county together; each misses something the other shows.

Buy at The Links if you want a golf view from every home, lawn care in the fee, no buyer application and a lower entry price; buy on the single-family streets if you want a larger lot and plan, a published fee and more choice of setting. The Links' five-year median is $1,167,500; the single-family streets' is $1,775,000.

Our guide to Single Family Homes at The Strand covers the other neighborhood in depth.

A buyer who wants the fairway behind the lanai, the lawn handled, a cul-de-sac at the quiet corner of The Strand near the clubhouse and the north gate, and the freedom to buy, sell and lease without an association's approval, at roughly $600,000 less than the single-family median.

Who Should Choose the Single-Family Streets

A buyer who needs more than four bedrooms or more than 3,300 square feet, wants a half-acre lot or a lake or preserve view, and values a published fee enough to accept the buyer application and the board's roof policy. For that search, read buying a single-family home in The Strand.

The Price per Foot Question

The single-family streets cost more per living square foot, $557.76 against $425.17 over five years, because their lots are about two-thirds larger and their plans larger and custom. At The Links you pay for the view; there you pay for land and house. Neither is overpriced; they are different purchases.

Touring Both in One Day

The two neighborhoods sit a short drive apart inside the same gate, so we tour them together. Seeing a Links lanai and a single-family backyard back to back settles most buyers' choice in an afternoon.

Owning a Links home costs four recurring layers: the Links association fee, quarterly in advance, which by its declaration includes the master association's share; the club's $4,162 Social dues for 2026; Collier County property taxes, reset to your purchase price; and your own homeowner's, wind and, where required, flood insurance. There is no CDD.

The Fee You Cannot Look Up

The Links association publishes no assessment. We get the figure from the seller's statement before you offer, and the estoppel certificate under section 720.30851 confirms it, with anything unpaid and any special assessment adopted, before you close. The declaration requires the assessment to be paid quarterly in advance.

Taxes at Your Price

The highest Links tax on the 2026 preliminary roll, $10,412.79, belongs to the home that sold at $1,595,000 in January 2026. A buyer paying $1.2 million to $1.5 million who will not homestead the home should budget above the non-homestead median of $7,791.12. If you will live there full-time, apply for the homestead exemption once you qualify as of January 1; the assessment cap follows it, and the Collier County Tax Collector issues the bill each November.

One-Time Charges at Purchase

The association's bylaws, as recorded in 2000, levy an initial capital assessment of $500 per site on the buyer at closing; the estoppel certificate gives the current figure. Add $20 for each gate transponder and a prorated share of the quarter's assessment.

Club Upgrades Are Optional

Golf is not required. The 2026 brochure lists a Sport membership at a $40,000 initiation and $7,652 in dues, a Single Golf membership at an $80,000 initiation and a Full or Family Golf membership at a $100,000 initiation, with Full or Family golf dues of $15,861 at 56 and over.

Six recorded rules decide most buyers' fit: leases of at least 30 days and no more than three a year, household pets with no weight limit and two per home under the master rules, no boats, trucks or RVs outside the garage for more than eight hours, master association approval for exterior changes, signs only within the master's guidelines, and single-family residential use only.

Leasing

Section 10.4 of the declaration requires every lease to be in writing with a copy delivered to the board, at least 30 days long, no more than three times a year, with no subleasing without approval, no room rentals and no transient tenants. The association does not pre-approve tenants under the Links declaration; the master association adds its own 30-day minimum and issues transponders to "approved renters."

Pets

The declaration allows "pets of a normal domesticated household type such as a cat or dog," leashed on common areas, and the master declaration allows two domestic animals per parcel. There is no weight limit and no breed list in the Links declaration. Any fence is an architectural approval.

Vehicles and Parking

Section 7.4 bars boats, trucks, commercial vehicles, trailers and recreational vehicles from a lot outside the garage, or from the common areas, for more than eight hours, and keeps garage doors closed except when entering or leaving. A boat or a work truck needs off-site storage.

Exterior Changes

Section 6.1 requires the master association Construction Committee's written approval before any building, fence, wall, screen enclosure, awning or exterior change. If you plan a new cage, a roof in a different material, impact windows or a generator, the approval is a step before the permit.

Use, Age and Business

Homes are for "single-family residential living and for no other purpose," with no trade or business activity. The Links is not age-restricted: the declaration contains no housing-for-older-persons rule, and its definition of a single family includes children and grandchildren.

Signs, Antennas and Trash

Signs are limited to those the master association's guidelines allow, exterior antennas and dishes need the board's discretion, and trash is kept in screened containers. These are the small rules that come up in the first month.

A Links home finances as an ordinary detached single-family home on its own lot, because it is one: no condominium questionnaire, no project approval and no association approval to wait on. At Links prices many loans are jumbo loans, and the lender will want the insurance quotes, and a flood determination, early.

Fee Simple, Not a Condominium

You buy the lot and the house in fee simple under a Chapter 720 homeowners' association. A lender treats that as a single-family purchase, which avoids the condominium review that slows loans in the condominium neighborhoods of The Strand.

Jumbo Loans and Appraisals

At $1.1 million to $1.6 million, many financed Links purchases need a loan above the conforming limit, depending on the down payment, so expect jumbo underwriting and an appraisal built from the 2026 Links sales. With ten sales in five years, an appraiser leans on the most recent ones; offering inside the 2026 record protects you from an appraisal gap.

Insurance Comes Before the Loan

Your lender will not fund without a homeowner's policy, with windstorm coverage, on the whole house, and a flood policy if the structure is in the AH area. Get quotes in the inspection period with the roof permit and the wind mitigation report in hand.

Cash Buyers

A cash buyer at The Links can close quickly because no association approval stands in the way; the timeline is the title work and the two estoppel certificates. In a thin market, that speed is part of an offer's strength.

Read the recorded Links declaration and its attached bylaws, the 720.401 disclosure summary, the seller's fee statement and both estoppel certificates, the club's 2026 brochure, the home's permit history and its flood determination or elevation certificate. Florida law puts some of these in your hands; we gather the rest.

The Recorded Declaration

The Links declaration, recorded March 22, 2000 at Official Records Book 2654, Page 0059, with the association's articles and bylaws attached. Articles IV (assessments), V (maintenance and insurance), VI (architectural control), VII (use) and X (sales and leases) are the ones a buyer uses. We found no recorded amendment in the documents we read; ask the title company to list any.

The Disclosure Summary

Section 720.401 requires the seller to give you a homeowners' association disclosure summary before or with the contract. It tells you that membership is mandatory, that recorded covenants govern use and that assessments are owed and may change.

The Estoppel Certificates

One from the Links association and one from the master association, under section 720.30851, stating what is owed, what is paid and any special assessment adopted. The Links certificate should confirm that the master share is collected in the Links bill, as the declaration provides.

The Permit History

Collier County permits for the roof, the pool, the cage, the windows and the air conditioning tell you the true age of the big systems on a 25-year-old house. We pull them for every Links home we show.

The Club Brochure

The club's 2026 Membership Brochure sets the mandatory Social dues and the optional tiers. Dues change each season, so read the current year's before you offer.

Check the home's address point on FEMA's effective and preliminary maps, the lender's flood determination and any elevation certificate, the evacuation zone, the roof and openings, and get insurance quotes on the specific home. Most Fairway Court address points are Zone X; six are Zone AH on the effective map.

Data updated: September 2026 (FEMA National Flood Hazard Layer, queried 27 Sep 2026)

Preliminary map 55 0 0

Every Fairway Court address point in Collier County Public Schools' address database, 55 in all, queried on FEMA's National Flood Hazard Layer and its preliminary layer on September 27, 2026. The six AH points sit mid-street, on both sides of Fairway Court; 47 points fall on panel 12021C0192J, effective February 8, 2024, and the 8 easternmost on panel 12021C0211H, effective May 16, 2012.

Address Point, Footprint and Floor

An address point is not a building footprint. A lender's flood determination decides whether a lender requires flood insurance, and an elevation certificate shows whether the floor sits above the flood elevation, which moves the premium. Collier County explains the certificate in its Building Bulletin 21.

The Preliminary Maps

FEMA's preliminary maps put all 55 points in unshaded Zone X, and Collier County opened a 90-day appeal and comment period on August 19, 2026. Until the new maps take effect, the effective map governs.

Evacuation, Ground Height and Surge

Fairway Court is in Collier County's Evacuation Zone D. At a Fairway Court test point the ground sits at about 14.0 feet against a nearest base flood elevation line of 12.0 feet, and the National Hurricane Center's worst-case surge maps show no surge there in Category 1 or 2 scenarios, under 3 feet in Category 3 and more in Categories 4 and 5.

Wind, Roof and Openings

Your homeowner's premium turns on the roof's age and attachment and the protection of the windows and doors. A wind mitigation inspection under section 627.0629 documents the credits, and Citizens explains the same credits for its policyholders. Ask for the seller's report, or order one in your inspection period.

Buying a Links home runs in eight steps: a written buyer agreement and a pre-approval, a plan-and-view search, tours through the gatehouse, a document and flood screen, an offer priced from the plan's sales, inspection and insurance in the inspection period, the appraisal and both estoppel certificates, and closing. No association approval sits between contract and closing.

Step One: Agreement and Pre-Approval

Since August 17, 2024 a buyer signs a written agreement with their own agent before touring. Sign ours, and get a lender's pre-approval sized to the plan you want, so you can move the day the right home lists.

Tell us the plan, the story count, the hole or lake you want behind the lanai and your budget. We set an alert for Fairway Court and the comparable detached homes inside the gate.

Step Three: Tours Through the Gatehouse

Every visitor passes The Strand's staffed gatehouse on Strand Boulevard, so we schedule each tour and brief the gate. Plan to see the clubhouse on the way in, because the club is part of what you are buying.

Step Four: The Document and Flood Screen

Before you offer we read the home's fee statement, the 720.401 disclosure summary, the roof and cage permits, the address point's flood zone and the seller's insurance information, and we summarize them for you in one page.

Step Five: The Offer

We price your offer from the plan's sales, the active competition and the home's roof and condition, and we set the terms to be the strongest offer the seller sees, not just the highest.

Step Six: Inspection and Insurance

In the inspection period: a full home inspection, a wind mitigation inspection if the seller has none, a pool and cage check, and insurance quotes on the specific home, including flood if the structure is in the AH area.

Step Seven: Appraisal and Estoppels

Your lender orders the appraisal; the closing agent orders the Links and master association estoppel certificates under section 720.30851. We check that the two certificates agree on who bills the master share.

Step Eight: Closing and Transponders

Sign, fund and record the deed. The seller notifies the association of the transfer, you order gate transponders from the master association at $20 each, and you join the club as a Social member.

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, will have the plan's sales and the document screen ready before you tour. We find the right Links home by searching on plan and view first, watching Fairway Court every day, reaching owners and agents before a listing goes public, and screening every home's roof, flood and documents before you tour it. With one or two Links homes on the market at a time, the search is about being first, not about scrolling.

Watching Fairway Court Daily

An alert set to The Links' street and your plan catches a new listing the hour it appears. In 2026 three Links homes sold with 0 days on market, so an alert that runs once a day is already too slow.

Before the Listing Goes Public

The county recorded a $1,128,000 Links sale in February 2024 that never appeared in the MLS. Our seller relationships and our agent network surface homes before they list, and we tell owners we have a ready buyer.

Screening Before You Tour

For every home we send the plan, the living area, the hole and side of the street, the roof's permit date, the address point's flood zone and the last sale price on the county record, so you only tour homes that can work.

Video Tours for Out-of-State Buyers

Twelve Links owners have a mailing address outside Florida on the 2026 roll. If you are buying from up north, Marc tours by video at the hour you choose, shows the view from the lanai and the drive from the gate, and holds the home with a clean offer while you plan a visit.

How Do We Negotiate for You on Fairway Court?

We negotiate on Fairway Court from the plan's own sales, the home's roof and condition, and the seller's alternatives. Five of the nine marketed Links sales in five years closed at full price, so on a well-priced home the leverage is in the terms; on an overpriced one, it is in the record.

Price From the Plan, Not the Street

A three-bedroom-plus-den home is worth what three-bedroom-plus-den homes sold for, $1,135,000 to $1,500,000 in 2026, not what the four-bedroom sale reached. We show the listing agent the plan's record when the asking price borrows from another plan.

Terms That Win in a Thin Market

A strong deposit, a short inspection period backed by our pre-tour screen, a flexible closing date and no approval contingency, because the declaration needs none. In a neighborhood that sells in days, clean terms can matter as much as price.

Repairs as Credits

When the inspection finds a roof, cage or equipment issue, we ask for a closing credit or a price adjustment with a contractor's estimate behind it. Credits keep the deal on schedule and give you control of the repair.

When a Home Has Sat

A Links home on the market for weeks is priced above its plan's record. The March 2026 sale closed $265,000 under its $1,595,000 asking price after 88 days; we read days on market and price history before we suggest a number.

A Links buyer's closing costs are the owner's title insurance policy and closing fee, which Collier County custom assigns to the buyer, the lender's charges and title policy if you finance, recording and government taxes on a new mortgage, the initial capital assessment, a prorated quarter of the association fee and gate transponders.

Title Insurance and the Collier County Custom

In Collier County the buyer customarily selects the closing agent and pays the owner's title policy. Florida's premium is set by the state under rule 69O-186.003 of the Florida Administrative Code, so every title company charges the same premium for the same coverage. The contract always controls.

Lender Charges and Mortgage Taxes

If you finance, expect the lender's fees, the lender's title policy, the appraisal and Florida's documentary stamp and intangible taxes on the new mortgage. Your lender's loan estimate lists each line.

Association and Club Items

The initial capital assessment of $500 per site in the 2000 bylaws, unless the board has changed it; a prorated share of the quarterly assessment; $20 per gate transponder; and the club's Social dues, settled with the club. No application fee, because there is no application.

What the Seller Pays

The documentary stamp tax on the deed, $0.70 per $100 of price under section 201.02 and customarily the seller's cost, and usually the estoppel fees. On a $1,265,000 purchase the deed stamps are $8,855, and they are the seller's; the seller's side of a Links sale is set out in our Links seller guide.

A Buyer Cost Sheet at the 12-Month Median

Line, on a $1,265,000 purchase Who customarily pays in Collier County Note
Owner's title insurance policy Buyer State-promulgated premium
Closing or settlement fee Buyer, usually Negotiable
Lender's title policy, fees and appraisal Buyer, if financing On the loan estimate
Documentary stamp and intangible taxes on the mortgage Buyer, if financing On the loan estimate
Initial capital assessment Buyer $500 per site in the 2000 bylaws
Association application fee Not applicable No application
Prorated association fee Buyer reimburses seller for the prepaid part of the quarter From the estoppel certificate
Gate transponders Buyer $20 each
Deed documentary stamp tax Seller $8,855

This is a planning table, not a quote; your loan estimate and the closing agent's settlement statement are the final numbers.

How Does Buyer Representation Work After the NAR Settlement?

Since August 17, 2024 you sign a written agreement with your buyer's agent before touring, and offers of compensation to buyers' agents no longer appear on the MLS. The agreement states what you will pay us and when; a seller may agree to cover some or all of it, and we negotiate that in the offer.

The Written Agreement

NAR's practice changes require a written buyer agreement before touring a home, stating the compensation in a specific amount or rate. It is negotiable, and we explain ours in plain terms before you sign.

Who Pays

You may pay your agent directly, ask the seller to pay as part of the offer, or combine the two. We tell you what we are seeing in current Strand offers before you decide how to structure yours.

Why Representation Matters Here

A Links purchase turns on unpublished numbers and recorded rules: the fee, the master share, the AH address points, the roof. An agent who reads the declaration and the county record works for you in ways a listing agent cannot.

A Links address is zoned for 2026-2027 to Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High, all graded A by the state in 2024, 2025 and 2026, per Collier County Public Schools' address database. Daily life runs through the gatehouse and the north gate, with Immokalee Road and I-75 about two miles down Strand Boulevard.

Data updated: September 2026 (Collier County Public Schools address database, queried 27 Sep 2026)

The Three Zoned Schools

Level School Address
Elementary Veterans Memorial Elementary School 15960 Veterans Memorial Blvd, Naples 34110
Middle North Naples Middle School 16165 Learning Ln, Naples 34110
High Aubrey Rogers High School 15100 Patriot Pl, Naples 34110

All 55 Fairway Court address records returned the same three schools for 2026-2027, none flagged for rezoning. Aubrey Rogers High opened in August 2023, which is why older listings name a different high school. Confirm any address in the district's public zone lookup before relying on it.

Gates and Transponders

The main gatehouse on Strand Boulevard is staffed; residents use windshield transponders at $20 each, issued to "residents, members, and approved renters only." The master association places the north gate within easy reach of Fairway Court. Guests are sent to the main gate.

Drive Times

Destination From Strand Boulevard at Immokalee Road
I-75 interchange 0.4 miles, about 1 minute
NCH North Naples Hospital about 6 minutes
Mercato shopping 4.8 miles
Vanderbilt Beach 6.2 miles, about 12 minutes
Downtown Naples, Fifth Avenue South about 20 minutes
Southwest Florida International Airport about 25 minutes

Free-flow times from the OSRM routing engine, measured September 2026 from the main entrance. The Links sits near the north end of the community, so add up to about 2 miles of interior driving.

Utilities, Lawn and Trash

The association's landscapers maintain each lot's lawn and landscaping. Utilities are underground, septic tanks are prohibited, trash stays in screened containers, and The Strand's bulk Comcast agreement runs through the master association.

The Roads Being Built Nearby

FDOT's I-75 widening, project 452544-1, adds lanes along The Strand's east edge with construction starting from fall 2026, and project 454099-1 redesigns the I-75 interchange at Immokalee Road. The Links sits at the opposite, northwest corner of the community from the interchange.

What a General Naples Agent Tends to Miss Here

Pricing an offer off a different plan, quoting a fee nobody has confirmed, missing the master share, treating a Zone AH address point as Zone X, skipping the roof permit, or not knowing that no association approval is needed and writing an approval contingency that weakens the offer.

These are the questions Links buyers ask us, with each answer drawn from the Southwest Florida MLS Matrix (retrieved September 26, 2026), the county's 2026 preliminary roll and recorded sales, the recorded Links declaration, the club's 2026 brochure, FEMA and Collier County Public Schools. The neighborhood's full background is in our Links at The Strand guide.

A neighborhood of 54 detached single-family pool homes on Fairway Court, in the northwest corner of The Strand in North Naples, governed by The Links at The Strand Homeowner's Association under a declaration recorded March 22, 2000.

On Fairway Court, a cul-de-sac that runs west from Strand Boulevard near the north end of The Strand, ZIP 34110, north of Immokalee Road and west of I-75, close to the clubhouse and the north gate.

The master association calls them "free-standing, one or two story, single family villas"; legally they are detached single-family homes on their own platted lots, owned in fee simple, not condominium units.

Six sold in the last twelve months for $925,000 to $1,595,000, at a $1,265,000 median (n = 6, even). Over five years, ten sold at a $1,167,500 median (n = 10, even).

On September 26, 2026, one home was active, a three-bedroom-plus-den of 2,533 square feet at $1,325,000, and one was pending at a $1,295,000 list price. Call Marc at (239) 287-5873 for today's list.

A median of 7 days on market over five years and 0 days over the last twelve months among marketed sales; three 2026 sales closed with 0 days.

On a home priced inside its plan's record, a little: five of nine marketed sales closed at full price. On one priced above it, more: the March 2026 sale closed $265,000 under its asking price after 88 days.

Do I need the association's approval to buy?

No. Section 10.3 of the declaration says "There shall be no restrictions on transfers of Lots"; the seller notifies the association of the transfer.

The amount is not published. By the recorded declaration the quarterly assessment pays for the common areas, each lot's lawn and landscaping, minor driveway repair, management, insurance and reserves, and collects the master association's share. The estoppel certificate gives the figure.

Does the fee include the roof?

No. Section 5.2 of the declaration makes the owner responsible for "painting and repair of roof, gutters, down spouts, and exterior building surfaces," the pool and its enclosure.

Does the fee include lawn care?

Yes. Section 5.1 has the association assess each lot "for the maintenance of the lawn and landscaping on their Lots."

Is the club membership mandatory?

Yes. Social membership is mandatory for every Strand homeowner at $4,162 for 2026, with no initiation fee; golf and sport memberships are optional.

Do I have to join for golf?

No. Golf is optional; the 2026 brochure lists a Single Golf membership at an $80,000 initiation and a Full or Family Golf membership at $100,000.

Is there a CDD?

No. Florida Commerce's Official List of Special Districts lists no community development district for The Strand.

What will my property taxes be?

They reset to your purchase price. On the 2026 preliminary roll the non-homestead median was $7,791.12 and the homestead median $4,465.89; the Links home that sold at $1,595,000 in January 2026 carries the highest bill, $10,412.79.

No. The declaration has no age restriction, and its definition of a single family includes children and grandchildren.

Yes, for 30 days or more, no more than three times a year, with a written lease delivered to the board; no room rentals or transient tenants. Nightly and weekly rentals are not allowed.

Can I have a dog?

Yes. The declaration allows household cats and dogs, leashed on common areas, with no weight limit; the master declaration allows two domestic animals per home.

Can I park a boat, truck or RV?

Only inside the garage, or outside for less than eight hours, under section 7.4 of the declaration.

Are Links homes one story or two?

Both; the master association describes "one or two story" homes. We confirm story count from the floor plan of each home.

The ten sold on the MLS since 2022 had 2,091 to 3,300 square feet of living area; lots run 0.17 to 0.28 acres on the county roll.

Yes. All 54 lots carry a pool on the county roll, and 40 also carry a spa.

Savannah holes 4, 5 and 6; homes on the south side of the street also have water views, per the master association.

When were the homes built?

From 2000 to 2003 by the county roll: 2 in 2000, 27 in 2001, 13 in 2002 and 12 in 2003, all by one developer.

Mostly Zone X. On FEMA's effective map 43 of 55 Fairway Court address points are unshaded Zone X, 6 shaded Zone X and 6 Zone AH; the preliminary maps put all 55 in unshaded Zone X.

Will I need flood insurance?

A lender will require it if the home's structure is in the AH area on the effective map; elsewhere it is optional. The flood determination and elevation certificate decide.

What hurricane evacuation zone is Fairway Court in?

Zone D, called only after Zones A, B and C, per Collier County's evacuation layer.

Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High for 2026-2027, for all 55 Fairway Court addresses; all three were graded A in 2024, 2025 and 2026.

Yes. It is a fee-simple detached home under a homeowners' association, so there is no condominium review; at Links prices many loans are jumbo loans.

What does a buyer pay at closing?

In Collier County the buyer customarily pays the owner's title policy and the closing fee, plus lender charges and mortgage taxes if financing, the $500 initial capital assessment in the 2000 bylaws, a prorated quarter of the fee and $20 per transponder.

The Links is 54 golf-front homes at a $1,167,500 five-year median with no buyer application; the single-family streets are 121 homes at $1,775,000 with larger lots, a published fee and Tenant Evaluation screening. See the comparison above.

Yes. Twelve current Links owners have a mailing address outside Florida. Marc tours by video, and closings are signed electronically with a local closing agent.

We think it is McGreevy and Comisar: the #1 Team in Southwest Florida since 2012 and Top 1% Real Estate Agents Nationally Since 2008, and the team that read the Links declaration and every recorded Links deed for this page. Call Marc at (239) 287-5873.
