CDDs are created by county ordinance and governed by elected or appointed boards that operate with public accountability. The Stoneybrook CDD was established by Lee County Ordinance 98-15 on August 4, 1998. Its official records were recorded on September 2, 1999. It covers all 805.74 acres of the Stoneybrook community across Sections 25, 35, and 36 of Township 46 South, Range 25 East.

What the CDD pays for: The CDD financed and now maintains the community’s core infrastructure: roads, stormwater management systems, water management, utility distribution systems, irrigation infrastructure, and the community’s shared physical plant. How CDD fees are collected: The CDD assessment does not come as a monthly or quarterly invoice. It appears as a non-ad-valorem assessment on your annual Lee County property tax bill. You pay it once per year when property taxes are due. This is why some buyers do not realize the CDD fee exists until they review the tax bill for a property they are considering.
