Cedar Ridge at Autumn Woods is an 88 home condominium association in North Naples, Collier County, Florida, built between 2000 and 2002 in 22 buildings, each one two story building holding four homes. Cedar Ridge is the only condominium inside the gates of Autumn Woods, and the only one of the three neighborhoods governed by Chapter 718.
Cedar Ridge sits in the northwest corner of Autumn Woods, the gated community on the east side of Goodlette-Frank Road between Pine Ridge Road and Orange Blossom Drive, in unincorporated Collier County, ZIP 34109. Autumn Woods itself is one of the established gated communities of North Naples. Cedar Ridge occupies four streets and only four: Blue Juniper Court, Wild Forest Court, Pond Cypress Court, and the Cedar Ridge portion of Timberland Circle.
The corporate entity is CEDAR RIDGE AT AUTUMN WOODS CONDOMINIUM ASSOCIATION, INC., Florida document number N00000004242, filed 26 June 2000 and active on the Florida Division of Corporations index as of September 2026. The condominium itself was created by a Declaration of Condominium recorded 21 July 2000 as Instrument 2665793, Official Records Book 2701, Page 792, 151 pages, followed by 19 phase amendments running through 22 August 2002. The State of Florida carries the project at the Department of Business and Professional Regulation as project number PR1P025117, file number 53788, 88 units, recorded date 21 July 2000.
Three separate custodians return the same unit count. The recorded Declaration states at Paragraph 7.1.5 that at full build-out “the total number of Homes shall be eighty-eight (88).” The DBPR project registration carries 88 units. The Collier County tax roll for tax year 2026, preliminary, returns exactly 88 parcels under subdivision record 215000, “CEDAR RIDGE AT AUTUMN WOODS A CONDOMINIUM.” That is three independent routes to one number, which is more verification than most Naples condominium associations have ever received in public.
What Cedar Ridge is not. It is not a townhouse community, it is not a coach home community in any legal sense, and it is not a villa neighborhood. Four different product-type names circulate for these same 88 units across listing sites. The recorded instrument is a Declaration of Condominium submitted under Chapter 718, Florida Statutes. Every home here is a condominium unit. That single fact decides your disclosure package, your financing path, your insurance split and your association’s statutory obligations, so it is worth getting right before anything else.
Cedar Ridge at Autumn Woods is exempt from Florida’s milestone structural inspection and from the mandatory Structural Integrity Reserve Study. Cedar Ridge is exempt from each statute on two independent grounds, and the second ground is the stronger one: both statutes name Cedar Ridge’s exact building form inside their own exemption clauses.
This is the single most consequential fact on this page, and as of September 2026 no page in the top ten results for “cedar ridge at autumn woods naples” discusses Cedar Ridge as a condominium association, its building form, or its regulatory posture at all. Every commercial result on that query is a listing wrapper. So here is the answer, sourced to the statute text and to the recorded instrument, with both quoted.
The milestone inspection statute, F.S. 553.899, was last amended in 2025 by section 4 of chapter 2025-175. Its applicability clause at subsection (3)(a) reads:
“An owner or owners of a building that is three habitable stories or more in height as determined by the Florida Building Code and that is subject, in whole or in part, to the condominium or cooperative form of ownership as a residential condominium under chapter 718 or a residential cooperative under chapter 719 must have a milestone inspection performed…”
Its exemption at subsection (4) is short, and it is complete as quoted:
“This section does not apply to a single-family, two-family, three-family, or four-family dwelling with three or fewer habitable stories above ground.”
The Structural Integrity Reserve Study requirement, F.S. 718.112(2)(g), was last amended in the same 2025 act, chapter 2025-175, at section 8. Its applicability clause at (2)(g)1. reads:
“A residential condominium association must have a structural integrity reserve study completed at least every 10 years after the condominium’s creation for each building on the condominium property that is three habitable stories or higher in height”
Its exemption at (2)(g)5. reads, complete:
“This paragraph does not apply to buildings less than three stories in height; single-family, two-family, three-family, or four-family dwellings with three or fewer habitable stories above ground; any portion or component of a building that has not been submitted to the condominium form of ownership; or any portion or component of a building that is maintained by a party other than the association.”
The Declaration of Condominium of Cedar Ridge at Autumn Woods, Instrument 2665793, Official Records Book 2701, Page 792, recorded 21 July 2000, describes the buildings twice, in its own words. For the Initial Phase, which is Phase 7, Paragraph 5.1 reads:
“The improvements in the Initial Phase include one (1) two (2)-story residential building (‘Building’) which contains four (4) Homes, each of which is designated by a letter (representing the Phase) and a three digit number (e.g., ‘7-101’) and is so referred to herein and in the Exhibits hereto.”
For Phases 1 through 6 and 8 through 22, Paragraph 6.4 reads:
“…the improvements which are intended to include one (1) two (2)-story residential Building containing, in addition to the Common Elements therein, four (4) Homes, and the Common Elements shown on the applicable Survey.”
Those are the only two occurrences of the word “story” in the operative text of the Declaration, and both say two.
Read the three documents together and the result is not one exemption. It is four.

Most owners and most agents, when they get this far, stop at ground one and say the rule does not reach us. That is the weaker statement, because it invites a reader to wonder whether the rule might reach them next session. Ground two is a different and much stronger claim: the Legislature wrote Cedar Ridge’s building form into the exemption clause of both statutes, using the same words the recorded Declaration uses. “Four-family dwelling with three or fewer habitable stories above ground” is not our paraphrase of Cedar Ridge. It is the statute’s phrase and it is the Declaration’s description, and they match.
One more thing worth knowing. Both statutes were last amended in the same 2025 act, chapter 2025-175. That act changed deadlines, funding mechanics and reporting for buildings that are covered. It left the three habitable stories trigger and the four-family exemption untouched. This is not a marginal or eroding exemption as the statutes stand in 2026.
If you are buying, you are buying into a Florida condominium in 2026 that is not exposed to the two obligations that have driven the assessment headlines in this state since 2022. If you are selling, you are going to be asked for a SIRS and a milestone report by a buyer’s agent or a lender who is working from a checklist rather than from the statute. The answer is not “we do not have one.” The answer is the exemption clause of F.S. 553.899(4), the exemption clause of F.S. 718.112(2)(g)5., and Paragraphs 5.1 and 6.4 of your own recorded Declaration. Hand those over and the question closes.
Cedar Ridge at Autumn Woods turns over 9 of its 88 homes in a typical 24 month window, measured on priced deeds recorded to 29 August 2026. In a market that thin, an agent who has read the recorded Declaration, the phase amendments and the county roll is worth more than one who reads listing remarks.

Cedar Ridge at Autumn Woods contains 88 homes in 22 buildings across four streets. Every Cedar Ridge building holds exactly four homes, two downstairs and two upstairs, in a two story structure. Cedar Ridge offers four floor plans and only four, and the plan you get is determined by which phase, and therefore which building, your home sits in.
Paragraph 6.1.3 of the recorded Declaration gives separate air conditioned square footages for the downstairs home and the upstairs home in each phase group. Phases 1 through 9 carry a 1,488 square foot downstairs plan and a 1,759 square foot upstairs plan. Phases 10 through 22 carry a 1,632 square foot downstairs plan and a 2,040 square foot upstairs plan. All four figures exclude the lanai and the garage.

Those four county counts, measured on the tax year 2026 preliminary Collier County roll with files dated 29 August 2026, are exactly what 9 buildings and 13 buildings of two down and two up produce. The recorded document and the county file agree to the unit, which is rare.
A note on a number you may have seen. A single “median heated square footage” figure circulates for Cedar Ridge on some data sites. It is an interpolation sitting between the 44th and 45th units when all 88 are sorted by size, and it corresponds to no home that was ever built here. Cedar Ridge has four sizes and only four: 1,488, 1,632, 1,759 and 2,040 square feet air conditioned. Price against the plan, never against a community average.

Two practical warnings come out of that table. First, Timberland Circle is the only street in Autumn Woods where two neighborhoods and two product types share an address range: 30 Oak Hollow and Mahogany Run single-family homes and 16 Cedar Ridge condominium homes sit on the same street. Second, Wild Forest Court runs 7110 to 7119 and Sugar Magnolia Court runs 7110 to 7143, so a bare house number is ambiguous inside Autumn Woods. Always carry the full street type.
The county renders a Cedar Ridge legal description as “CEDAR RIDGE AT AUTUMN WOODS A CONDOMINIUM BLDG 8-202.” The leading digit encodes the building. The 202 is the unit designator inside that building. It is not a floor number, and reading a floor out of it would be a coincidence rather than evidence.
Cedar Ridge was built between 2000 and 2002. On the tax year 2026 preliminary Collier County roll, 20 of the 88 units carry a year built of 2000, 28 carry 2001, and 40 carry 2002. Roofs are concrete tile from the community’s pre-approved palette. First floor exterior walls across Autumn Woods must be at least 95 percent masonry or masonry veneer including stucco, with no concrete block surface visible on any exterior wall.
One honest caveat belongs with the 2002 figure, because it is frequently misused. The first edition of the Florida Building Code replaced all local codes on 1 March 2002, and it applied to permits pulled on or after that date. A year built on the tax roll is a completion year, not a permit date, so a Cedar Ridge building completed in 2002 was almost certainly permitted in 2000 or 2001, before the code took effect. Do not assume a 2002 Cedar Ridge home is a Florida Building Code home on the strength of the tax roll. What is defensible and still useful is that these are post-1994 and pre-2002 buildings, constructed under the Standard Building Code as amended after Hurricane Andrew: materially better than pre-1992 stock and materially weaker than post-2002 stock. The permit file at Collier County Growth Management is the record that settles it for any specific building.
Zero of the 88 Cedar Ridge homes has a private pool, measured on the same 2026 preliminary roll. That is not a deficiency to hide, it is a structural fact with pricing consequences in both directions, and it is covered in the selling section below.
Cedar Ridge at Autumn Woods bills a quarterly Annual Assessment, in advance, on the first day of each calendar quarter, with every home carrying an equal 1/88 share. The amount is not published anywhere: not on the association website, not in a state filing, not in the DBPR public extract. Cedar Ridge publishes no budget and no financial statements.
That is an unsatisfying answer, and it is the true one. We will not invent a figure for a page. What we will do is tell you exactly where the number lives and what it includes, because the second part is where most buyers get hurt.
The Cedar Ridge quarterly assessment already contains your share of the Autumn Woods master association fee. Never add the master fee on top of it.
Paragraph 21.1.1 of the recorded Declaration of Condominium says so directly. The total anticipated Neighborhood Common Expenses, it reads, “shall be allocated to the Homes based upon each Home’s share of the Neighborhood Common Expenses, which allocated sum, together with each Home Owner’s share of ‘Common Expenses’ as determined in accordance with the Community Declaration, shall be assessed as the ‘Annual Assessment.’” In plain terms, Cedar Ridge collects the master fee on the master association’s behalf and bills it to you inside one number.
Here is why that matters in dollars. The Autumn Woods master association assessment is itself not published, but it is derivable for 2025 at approximately $3,040 per home per year from Maple Brooke’s CPA-compiled financial statements, which carry budgeted master fees of $334,400 across the 110 Maple Brooke lots as a pass-through. That is a derived 2025 figure, not a published current fee, and the master declaration requires the master assessment to be equal for every one of the 548 residences in Autumn Woods, so it is the same dollar amount for a Cedar Ridge condominium as for an Oak Hollow single-family home.
Now watch the error. A buyer who is quoted a Cedar Ridge quarterly figure, annualizes it, and then adds roughly $3,040 for the master association has overstated the carrying cost by about $3,040 a year. Over a ten year hold that is roughly $30,000 of a cost that does not exist. We see this done in both directions, by buyers who talk themselves out of Cedar Ridge and by sellers who cannot explain their own fee. The Declaration settles it at Paragraph 21.1.1.
The route is the estoppel certificate and the current adopted budget, requested from the management company. Cedar Ridge is managed by Anchor Associates, Inc., 2340 Stanford Court, Naples, FL 34112, 239.649.6357, with Brad Phelps as the named Community Association Manager. Under Florida law the estoppel certificate must disclose assessments levied and any pending special assessment approved by the board, which is the same document that answers the special assessment question below.
Ask for three things in that one request: the current adopted annual budget with the reserve schedule, the estoppel certificate, and written confirmation of the association’s position on the milestone and SIRS exemptions. Anchor Associates is the correct address for all three.
The Cedar Ridge Declaration contains exactly one dollar amount relating to assessments, at Paragraph 21.2, and it is a developer guarantee that expired on 31 December 2000. It capped Neighborhood Common Expense assessments, expressly excluding master association assessments, for the period from recording in July 2000 to the end of that year. It is now 26 years stale, it excludes the master layer entirely, and it was never an assessment in the first place. It should not be quoted as a Cedar Ridge fee, and we are not quoting it here.
The Autumn Woods New Owner Information packet enumerates what each neighborhood association provides on top of the master association’s services. Cedar Ridge “additionally provides landscape, irrigation, exterior painting, roofing, exterior building lighting and driveway improvement services.” Maple Brooke provides “landscape, irrigation, and exterior painting services.” Oak Hollow and Mahogany Run does not provide exterior maintenance for its detached homes at all.
Roofing is the line that matters most. In a community whose newest building was completed in 2002, every roof in Cedar Ridge is 24 or more years old as of 2026, and roof replacement on 22 buildings sits on the association rather than on the individual owner. That is a genuine advantage of the condominium form here, and it is also the single largest reason to read the reserve schedule before closing rather than after.

The Capital Improvement Transfer Fee carries six recorded exemptions at Section 4.14 of the master declaration: death, bona fide estate planning, divorce, gift, foreclosure or deed in lieu, and transfer to a person who is already a member. On a Cedar Ridge purchase at the September 2026 median of $550,000, a transfer fee at the May 2023 stated figure of $1,996.50 is roughly 0.4 percent of the price, and it does not build equity. Get the current number from the estoppel before your inspection period closes.
On Community Development Districts. Autumn Woods has none, and neither does any of the seven benchmark North Naples communities measured in this research. There is no CDD, no special taxing district and no Chapter 190 entity of any kind. That was verified four independent ways, including a full-text sweep of all 27 pages of Collier County Ordinance 96-80 and the Florida Department of Commerce statewide roster of 2,090 special districts. It is a real advantage against newer CDD-financed communities in eastern Collier County and Lee County. It is not a differentiator against the established North Naples neighbors, because they do not carry one either.
No special assessment instrument appears in the Collier County Clerk’s official records index for Cedar Ridge at Autumn Woods Condominium Association, Inc. across a sweep from 2020 to September 2026. That is a genuine negative finding and it is not the same thing as a clean bill of health, because a board-approved pending special assessment would not necessarily be recorded. The estoppel certificate is the document that must disclose both levied and pending special assessments, and it is the only route to a current answer.
Cedar Ridge at Autumn Woods does not have one flood zone. Cedar Ridge sits at the low northwest corner of Autumn Woods where the Zone AH area reaches furthest into the community, individual buildings differ from one another, and FEMA has issued building-specific determinations for at least 12 of the 22 Cedar Ridge buildings across five separate 2016 cases.
Anyone who tells you “Cedar Ridge is in Zone X” or “Cedar Ridge is in a flood zone” is guessing. The zone is a building-level fact here, and it has been adjudicated building by building.
The effective Flood Insurance Rate Map panels for Autumn Woods are 12021C0381J and 12021C0383J, both effective 8 February 2024, from Collier County’s first comprehensive map update since 2012. Across Autumn Woods as a whole, roughly 89 percent of the 477 mapped residential lots take Zone X as their governing zone, with the Special Flood Hazard Area following the lake banks and the preserve at the backs of lots. Cedar Ridge’s 88 condominium units carry no individual parcel polygon, which is normal for condominium units, so that lot-overlay method cannot reach them at all.
Between February and September 2016, FEMA issued five determinations naming Cedar Ridge buildings. These are Letter of Map Amendment records held in the FEMA National Flood Hazard Layer, all under Collier County community identification number 120067.

Read the outcome column carefully, because it is the whole story of this community’s flood geography. “Structure removed, property partially inundated” and “structure out as shown, property partially inundated” mean the same thing in plain English: the land takes water at its edges, and the building does not sit in it. Across Autumn Woods as a whole, 31 of 35 map-amendment determinations issued between 2012 and 2025 read one of those two phrases. FEMA has said, in its own words, 31 times, that the pads are out and the lot edges are in.
Pull the determination for your specific building. The route is the FEMA Flood Map Service Center address search and its Letter of Map Change search, using the case numbers above or your own street address. Your lender will order a determination anyway; you want to know the answer before your inspection period ends, not after.
The federal insurance mandate attaches to the building, not to the lot and not to the community. Under 42 U.S.C. 4012a a federally regulated lender may not make a loan secured by improved real estate in an identified Special Flood Hazard Area unless the building securing the loan carries flood insurance. Building in Zone X, no federal mandate. Building in Zone AH or AE, mandate applies. A lot partly in the Special Flood Hazard Area with the building in Zone X carries no federal mandate, and that is the common Autumn Woods case.
Collier County is a Community Rating System Class 5 community, participating since October 1992, which gives a 25 percent discount on eligible National Flood Insurance Program policies. Under Risk Rating 2.0 that discount reaches every NFIP policyholder in the community, inside or outside the Special Flood Hazard Area, applied automatically by FEMA’s rating engine. A voluntary flood policy on a Zone X building in Collier County is priced better than most owners expect.
Citizens Property Insurance imposes its own flood requirement regardless of FEMA zone, phased by insured value: policies insuring property at $400,000 or more from 1 January 2026, and all other personal lines residential policies from 1 January 2027. Citizens states it plainly: “If you don’t wish to purchase flood insurance, you will not be eligible for a Personal Lines residential policy with Citizens.” A Cedar Ridge unit owner policy written by Citizens at $400,000 or more of insured value has needed flood coverage since 1 January 2026 whatever FEMA says. A private carrier changes that answer.
A preliminary Flood Insurance Rate Map was released on 20 March 2025, preliminary panel 12021C0381K. Collier County opened a 90 day appeal period on 19 August 2026, with a target effective date of Summer 2027 that the county itself footnotes as subject to change pending appeal review. On the preliminary map the Special Flood Hazard Area expands slightly within Autumn Woods and shrinks nowhere. If you are buying in Cedar Ridge in the 2026 to 2027 window, ask about the preliminary panel as well as the effective one.
Cedar Ridge at Autumn Woods is a Chapter 718 condominium, so Florida law splits the insurance obligation between the association and the unit owner by statute rather than by negotiation. Cedar Ridge’s master policy must cover the building on a replacement cost basis, and it must exclude a specific list of things inside your unit that become your responsibility.
Under Florida Statutes 718.111(11) the association must carry adequate property insurance based on replacement cost determined by an independent appraisal. That coverage must exclude all personal property inside the unit and the floor, wall and ceiling coverings, electrical fixtures, appliances, water heaters, water filters, built-in cabinets and countertops, and window treatments. All of those are yours. And all reconstruction work after a property loss must be undertaken by the association, not by you.
Under Florida Statutes 627.714 a condominium unit owner’s policy must include at least $2,000 in loss assessment coverage with a deductible of no more than $250. That is a statutory floor. It is not a plan.
Think about the arithmetic. A master policy hurricane deductible on a 22 building condominium is spread across 88 homes. There is no version of that math in which $2,000 of loss assessment coverage is the right answer for a Cedar Ridge owner. Raising that limit deliberately, with your agent, is one of the cheapest risk reductions available to you in this community, and it is a conversation almost nobody initiates.
The instrument is the Uniform Mitigation Verification Inspection Form, OIR-B1-1802, which every Florida property insurer must accept. It rates building code era, roof covering, roof deck attachment, roof to wall connection, roof geometry, secondary water resistance and opening protection, and opening protection carries the largest premium credit.
Hurricane protection in Autumn Woods as originally built was shutter based, not impact glass. Every Cedar Ridge building is 24 to 26 years old as of 2026, at or past a first generation tile roof’s expected service life. So the two questions to ask on any Cedar Ridge showing are: has this building been reroofed, and is there a current 1802 on file. In Cedar Ridge, unlike in the single-family neighborhood, the reroof decision is the association’s, which makes the reserve schedule and the roofing history association records rather than seller records.
The Florida Office of Insurance Regulation publishes county average premiums of $5,604 for homeowners and $2,284 for a condominium unit owner across the whole of Collier County’s housing stock, from beachfront towers to inland ranches. That is the source of a range, not a Cedar Ridge premium. No community-level premium exists in any public record, and we will not invent one. What is true and useful: Citizens cut homeowners multiperil rates by an average of 8.8 percent for 2026 and wind-only rates by 5.5 percent, and Citizens policyholders remain subject to a potential assessment of up to 45 percent of premium after a major storm.
Cedar Ridge at Autumn Woods carries the highest property tax reset multiple of the three Autumn Woods neighborhoods, at 2.60 times. The reason is structural. Cedar Ridge was the cheapest product at delivery between 2000 and 2002, so it has appreciated furthest in percentage terms, so the gap between assessed and just value is proportionally widest.
The 2026 preliminary millage rate for Collier millage area 133, which covers every one of the 598 Autumn Woods parcels including all 88 in Cedar Ridge, is 9.4020 mills: non-school 5.2550 plus school 4.1470, levied by ten named taxing authorities. The 2025 certified rate for the same area was 9.5058 mills. Both are correct for their year, and a page quoting 9.5058 as “the current millage” is one year stale.
The rate has fallen in each of the last five years, from 10.9183 in 2021 to 9.4020 in 2026, a 13.9 percent decline. The entire 2026 reduction came from two lines, the School Board required local effort and Collier Mosquito Control, with every other authority holding its 2025 rate. That must always be paired with the obvious caution: a falling rate against a rising assessed base does not mean a falling bill.

That homestead figure is worth pausing on. Across all of Autumn Woods, 388 of 547 residences carry a homestead exemption, 70.9 percent. In the single-family neighborhood it is 78.2 percent, 273 of 349. In Maple Brooke it is 63.6 percent, 70 of 110. In Cedar Ridge it is 51.1 percent, 45 of 88. Homestead penetration falls steadily down the price ladder in this community, and Cedar Ridge is close to half seasonal, second-home or investor held. That is a demographic fact derived from a tax field, and it tells you more about who is here in August than any brochure does.

On a change of ownership the Save Our Homes cap is removed and the property is reassessed at just value on the 1 January following the sale. The seller’s accumulated benefit does not transfer. Not one cent of it.
And the reset goes to just value, which is not the price you paid. Measured on 7 qualified Cedar Ridge sales, Collier’s just values in Cedar Ridge run at 0.795 of recorded price, the lowest ratio of the three neighborhoods. A buyer who pays a market price above just value should expect the appraiser to move just value toward the price paid at the next assessment. The worked figures above are a floor on your reset, not a ceiling.
The first exemption is $25,000 and applies to all levies including school. The additional exemption is $26,411 for 2026, inflation indexed under the constitutional amendment Florida voters approved in November 2024, and it applies to non-school levies only. Total $51,411 against county levies and $25,000 against school levies.
Be honest about the scale. The exemption itself is worth roughly $374 a year. The Save Our Homes cap that the exemption unlocks is worth $2,000 to $5,000 a year and rising. The exemption is the door. The cap is the room.
Portability moves with the person, not with the house. A Florida homesteader may transfer up to $500,000 of accumulated benefit to a new Florida homestead, claimed on Form DR-501T filed alongside the homestead application by 1 March. A buyer coming into Cedar Ridge inherits nothing from the seller. And the 1 January test is the trap: a buyer closing in February is not a homesteader for that tax year, is billed at full just value with no exemption and no cap, and does not see a homesteaded bill for twelve months.
If you will not homestead, you get the 10 percent non-homestead cap and nothing else. It does not apply to school levies, so in Cedar Ridge it protects 5.2550 of 9.4020 mills, which is 55.9 percent of the bill, leaving 44.1 percent uncapped every year. It resets to just value on a qualifying change of ownership, it is often not a binding constraint in a strong assessment year, and it is not portable. Zero of the 88 Cedar Ridge parcels currently carry a 10 percent cap benefit on the 2026 preliminary roll.
Cedar Ridge at Autumn Woods recorded 9 priced deeds in the 24 months to 29 August 2026, out of 88 homes, a turnover rate of 10.2 percent. The median across those 9 Cedar Ridge deeds is $550,000, the range is $400,000 to $650,000, and the median per heated square foot on county base area is $336.
Every figure below comes from deeds recorded in the Collier County Official Records, each verifiable by book and page, with the Florida documentary stamp tax visible on the face of each instrument at $0.70 per $100 of consideration. Every price figure in the table below remains a recorded deed, and where an MLS figure and a county figure disagree we say so rather than picking one.

Two observations that only fall out of a table like this. First, the spread inside a single plan is wide: three of the nine sales are 1,488 square foot downstairs homes and they recorded at $650,000, $500,000 and $400,000. Condition, finish, view and timing are doing more work in Cedar Ridge than plan size is. Second, price per square foot here is computed on the county base area, not adjusted area. Using the adjusted figure would understate every price per square foot in this community by roughly 15 to 25 percent, which is exactly how two honest sources end up publishing incompatible numbers.
Three different medians for Autumn Woods circulate on the open web: roughly $527,500 down 21 percent, roughly $529,816 down 6.2 percent, and roughly $1,050,000 up 25.4 percent. All three claim to describe the same 548 residences. None of them is a lie and none of them is useful, because Autumn Woods mixes 350 single-family homes, 110 attached villas and 88 condominiums, and a single blended median across those three products flips direction entirely with mix shift.
The only honest way to publish a median here is segmented. For the 24 months to 29 August 2026:

Cedar Ridge is the highest turnover of the three neighborhoods and the lowest median just value. Both are consistent with a neighborhood that is roughly half seasonal and investor held.
The FHFA All-Transactions House Price Index for the Naples-Marco Island metropolitan area stood at 572.25 in 2026 Q2, up 0.84 percent year over year and up 49.02 percent over five years. It is built from mortgage purchase and refinance transactions rather than from listings, which makes it the only market direction figure on this page that is independent of the MLS. In plain words: Naples prices are up about 49 percent over five years and essentially flat over the last twelve months. The five year surge is over, and quoting only the five year figure would mislead you.
One county-level split is directly relevant to Cedar Ridge. The Naples Area Board of REALTORS reports, for Collier County excluding Marco Island, a single-family median up 12.9 percent year over year and a condominium median down 4.8 percent. Cedar Ridge is condominium product. That line, not the single-family line, is the one that describes the wind at your back or in your face.

The recorded deeds above give you the price. They cannot tell you how long a home sat or how far the seller came down. Here are both, with the two neighbors inside the same gate for scale.

Cedar Ridge negotiates better than either neighbor and sells slower than the houses. Its median sale lands at 97.44 percent of asking, the strongest of the three, while taking a median 78 days against 32 for a single family home across the street. Those two facts sit together comfortably: a seller who prices a condominium home correctly here holds the price, but waits.
The mean is nearly double the median, and that is the number to plan around. Mean days on market is 152.6 against a median of 78, because a minority of listings sit very long. The longest sale in the window took 427 days and took the lowest price in the whole community at $400,000; the next longest took 306 days. One home sold in zero days. The spread is the story, and it is a pricing spread rather than a product spread.
Cedar Ridge is the one Autumn Woods neighborhood with real standing inventory. Three homes are listed today at $599,000 to $650,000 on 2,040 square feet and more, aged 58, 163 and 328 days. Against 9 sales in 24 months that is 8.0 months of supply, where Maple Brooke has none listed at all and the community as a whole sits at 2.04 months. A Cedar Ridge seller today has competition; a Maple Brooke seller does not.
Figures derived from 47 closed sales across the whole community, the same total and the same 29 / 9 / 9 split that the Collier County deed record independently returns for its own 24 month window, with all three neighborhood medians identical across the two instruments. One Cedar Ridge sale carries no days on market because it is a Sold Data Entry record, which is why that denominator is 8 rather than 9. And one of the nine sits on Timberland Circle, the street Cedar Ridge shares with Oak Hollow and Mahogany Run, so a street-name filter finds only eight of them.
Cedar Ridge at Autumn Woods owns no recreational facility of its own. Every amenity a Cedar Ridge owner uses belongs to the Autumn Woods master association, which means a buyer in Cedar Ridge gets identical amenity access to a buyer in a $1.6 million Oak Hollow single-family home. The fee stacks differ by neighborhood. The amenity access does not.
That was established five independent ways, including Master Declaration Section 1.42, which vests the Recreational Parcels in the master association, and Section 6.1(D), which locks them to recreational use and bars residential, commercial or industrial construction on them. The Cedar Ridge association’s own page describes “maintenance-free living and all the amenities that Autumn Woods has to offer,” with no facility of its own.
In the association’s own words: “Our amenities include two swimming pools, heated spa, tennis courts, pickleball courts, basketball court, playground, fitness room and two meeting/activity rooms.” One of the master association’s recreation tracts sits on Blue Juniper Court inside Cedar Ridge’s own street set, 0.21 acres, carrying county use code 97, outdoor recreation.
The pools and spa are open dawn to dusk, roughly 7:00am to 8:00pm on Daylight Saving Time and 7:00am to 6:00pm on Eastern Standard Time. There are no lifeguards, and night use is stated as strictly prohibited. The Fitness Center is open 24 hours a day, seven days a week, to owners holding a $50 fob, unsupervised, minimum age 14 with an executed waiver and a 30 minute limit per person when all equipment is in use. The clubhouse holds a Social Room and a Card Room, reservable from 6:00am to 11:00pm on written application with a $300 security deposit.
Around the amenity campus, Autumn Woods carries roughly 20 lakes, numbered 1 through 20 in the master rules manual’s lake drainage engineering exhibit, and the association describes 26.5 acres of natural preserve with meandering walking paths and native plantings around more than five miles of lake perimeter. The preserve acreage is the association’s own figure and we publish it as such.
The lakes are not recreational water. They are a permitted stormwater management system held under South Florida Water Management District permit 11-01474-P, with the Autumn Woods Community Association as permittee. The master rules say it plainly: swimming, wading and boating including kayaks and canoes are prohibited in all common area lakes. Bank fishing is catch and release only.
No golf course and no golf of any kind. No marina, boat basin, boat ramp or community dock. No on-site restaurant, bar or cafe; the clubhouse has a Social Room, a Card Room, a fitness room, restrooms and a refrigerator that event hosts empty themselves. No private beach club, no beach access, no beach shuttle and no beach parking benefit; what Autumn Woods has is proximity, under two miles straight line to the Gulf, and proximity is not ownership. No equity or non-equity club, no initiation fee, no food and beverage minimum. No dog park. No second clubhouse. No association-run fitness programming and no staffed classes. No lifeguards and no night swimming. No valet trash. No community EV charging station and no published EV charging policy. No RV, boat, camper or trailer storage lot. No on-site sales office, no developer presence, and no remaining new construction: Autumn Woods is fully built out across four recorded plat units and the Cedar Ridge condominium, with exactly one vacant residential lot left in the entire community, and it is not in Cedar Ridge.
Autumn Woods is not age restricted. The master declaration contains zero occurrences of “55,” zero occurrences of “Fair Housing,” and no age covenant of any kind; its only occupancy definition is age neutral. None of the three neighborhood rule sets contains an age provision either. A senior-living directory currently presents Autumn Woods as an active adult community. It is not one, and the recorded documents say so.
The gate, described honestly. Autumn Woods markets 24 hour entry monitoring, and there is a real guardhouse, a staffed visitor call-in line, physical gates plus swing arms, and a security service. Master Declaration Section 2.10 says the gatehouse and entry gates “may be manned unless otherwise determined by the Board of Directors,” and no document publishes the staffed hours. So the accurate description is a staffed guardhouse and controlled entry, with staffing set by the board rather than fixed by covenant. The association also explains its own gate architecture, which no competing page carries: the developer installed only swing arms, and after the developer left the community added gates to become, in the association’s words, a truly gated community. The two systems were integrated to reduce piggybacking and to allow timed gate opening at rush hours while keeping a closed arm against unauthorized entry.
Cedar Ridge at Autumn Woods runs a stricter rule set than the two Chapter 720 neighborhoods around it, and three Cedar Ridge rules in particular have made buyers walk away at the eleventh hour. Cedar Ridge permits no grills of any kind, permits no motorcycles at all, and requires written board permission for every single pet, permanent or temporary.
No grills. The Cedar Ridge Rules and Regulations state it flatly: “The use of gas and/or charcoal grills is not permitted in Cedar Ridge.” Not on the lanai, not on the driveway, not anywhere. If outdoor cooking is part of how you live, read that sentence twice before you write an offer.
No motorcycles. “Commercial vehicles, motor homes, recreational vehicles, boats, motorcycles are not permitted to be parked, placed, or stored in or on Cedar Ridge.” The application packets repeat it. This is a Cedar Ridge rule and it is stricter than the single-family neighborhood, where motorcycles simply have to be garaged between midnight and 6:00am.
Every pet needs written board permission. Cedar Ridge requires written board approval for every pet, permanent or temporary, revocable at any time, with a formal Pet Registration form including a photograph of the animal. And “under no circumstances may a pit bull be permitted on any portion of Cedar Ridge.” A dog owner has meaningfully more freedom in the single-family neighborhood, where up to four adult animals are allowed per lot without individual board approval.
Every Cedar Ridge owner is a member of both the Cedar Ridge condominium association and the Autumn Woods master association, and pays into both through one bill. But Master Declaration Section 2.3 is explicit: “Members shall not have the right to cast votes directly in Master Association meetings and shall be bound by the outcome of the voting conducted by the Neighborhood Associations as reported and voted by the Neighborhood Representative.” You vote at Cedar Ridge. Cedar Ridge votes at the master. Almost no competing page states this, and it is a structural fact worth understanding before you assume you can influence a master decision directly.
Four separately incorporated Florida not-for-profit corporations govern Autumn Woods: the master association N97000002033, Oak Hollow and Mahogany Run N97000002030, Maple Brooke N97000002032, and Cedar Ridge N00000004242. Every owner belongs to exactly two of the four. Cedar Ridge is the only Chapter 718 condominium among them and the only one that files with the Department of Business and Professional Regulation. The Cedar Ridge board meets monthly at 5:00pm in the clubhouse.
Cedar Ridge at Autumn Woods permits a minimum lease term of 30 days and a maximum of three leases per calendar year, with board approval required on every lease and 20 days advance notice before occupancy and before a renewal. Cedar Ridge is structurally a monthly or seasonal rental community, not a weekly vacation rental community.
The 30 day minimum forecloses weekly rental outright. The three lease cap forecloses short stay turnover. Anyone marketing a Cedar Ridge unit as a short term rental opportunity is describing something the recorded documents do not permit.

One measurement difference is worth naming because it is real rather than an error. Cedar Ridge counts leases on a calendar year. Oak Hollow and Mahogany Run and Maple Brooke both count on a rolling 12 months from lease commencement. Three neighborhoods inside the same gated community, two different clocks.
Note also that Cedar Ridge screens buyers as well as tenants. A full purchase application, character reference form, background check and board approval are required, and the packet warns that a unit occupied without prior approval subjects the occupant to eviction and the unit to a fine. Build your closing timeline around the 20 day approval window.
On rental economics, we will give you a floor and not a fiction. HUD’s FY2026 Fair Market Rents for Collier County are $1,986 for a two bedroom and $2,581 for a three bedroom. A Fair Market Rent is roughly the 40th percentile of standard quality rental stock across the entire county and includes utilities other than telephone, cable and internet, so it is deliberately a below-median figure. Use it as a sanity check, never as an expected rent. The number of Cedar Ridge units actually operating as rentals, and the rents achieved, are not in any public record. What is measurable: 43 of the 88 Cedar Ridge parcels, 48.9 percent, carry no homestead exemption on the 2026 preliminary roll, and that is the population that could include seasonal, second home and investor owners. A non-homesteaded unit is not necessarily a rented unit and the roll cannot tell them apart.
Collier County’s tourist development tax is 5.0 percent and applies to rentals of six months or less. A proposed sixth penny was approved for referendum with a proposed effective date of 1 January 2027; it is not law and should not be quoted as the current rate.
Cedar Ridge at Autumn Woods zones to the same three public schools as every other Autumn Woods address for 2026-27, and all three hold an A grade from the Florida Department of Education for 2025-26. Cedar Ridge also sits closer to a beach park, a Publix and a Costco than most Naples gated communities.
Verified twice from the district’s own systems: the Collier County Public Schools interactive zoning tool queried at six addresses across all three Autumn Woods product types, and the district’s three published 2026-27 attendance boundary maps. The district’s tool returned a null rezone flag for every address tested, meaning no pending boundary modification is flagged. The district evaluates all attendance areas annually, so confirm your specific address with the district tool before you rely on it.

The district spells it Sea Gate Elementary, as does the state. The alternate spelling Seagate appears in the street name and in a great deal of third-party data, and it is the same school.
Collier County Public Schools earned an A district grade for 2025-26, with 50 schools at A, 8 at B, 2 at C and none at D or F. Florida’s grading scale tightens for 2026-27: the elementary A threshold rises from 62 to 65 percent of points, middle from 64 to 65, and high from 65 to 70. Applying the harder scale to these three schools’ 2025-26 point totals, all three still clear the A line, though Barron Collier’s 73 percent sits three points above the new 70 percent bar, which is a cushion rather than a guarantee.
School bus eligibility is genuinely address dependent here. Collier County Public Schools does not provide transportation where the student’s address is within two miles of the school on a non-hazardous walking route. Pine Ridge Middle is 2.07 modeled road miles from the community and Sea Gate Elementary is 2.57. Ask CCPS Transportation about your specific building rather than assuming either answer.
The Village School of Naples, a private pre-K through 12 school, sits immediately south of the community at 1.40 miles, the closest school of any kind. Community School of Naples is 3.67 miles, with published tuition from $22,300 for Pre-K3 to $36,460 for grades 9 to 12. Seacrest Country Day School is 9.96 miles, with 2026-27 tuition from $10,175 to $32,552. Charter schools have no attendance zone, so a family applies rather than being assigned; Mason Classical Academy’s Vanderbilt campus is 5.14 miles and Naples Classical Academy is 9.63 miles.

Clam Pass Park is closer to Cedar Ridge than the community’s own zoned high school. Goodlette-Frank Road runs from Immokalee Road in the north to downtown Naples in the south and Autumn Woods sits on it in the middle, so one road delivers downtown in one direction and the Creekside employment corridor in the other. The honest counterpoint is that Bonita Springs and Estero go against the grain, and in season the US 41 and Immokalee Road corridors north of the community are among the most congested in the region.
Autumn Woods is car dependent, and we will not pretend otherwise. There is no Collier Area Transit stop on Goodlette-Frank Road in front of the community. The nearest stop by road is Panther Lane on Pine Ridge Road at 1.88 miles.
Water and sewer are Collier County Public Utilities. Electric is Florida Power and Light. Named television, internet and telephone options are Comcast and CenturyLink; whether a bulk cable or internet contract exists by board action is not established in any document, and we will not claim it either way. Solid waste is Collier County District 1: household garbage Wednesday and Saturday, recycling, yard waste and bulk waste Wednesday, with only three no-collection days a year, Independence Day, Thanksgiving Day and Christmas Day, and no make-up days. There is no valet trash service. Irrigation runs on a master system on a published three day schedule by valve zone, and all irrigation clocks stay on Eastern Standard Time year round, deliberately.
Gate administration: barcode gate passes are installed by the master association property manager after the Resident Information Sheet is completed. A signed Permanent Guest and Vendor List takes up to ten named guests and five named vendors. One-off guests are admitted through an automated visitor call-in line at (239) 594-3151. Vendor and contractor hours are 7:00am to 6:00pm Monday to Friday and 8:00am to 6:00pm Saturday, with no vendor work on Sundays and holidays except emergency repairs. No barcodes are issued for rental cars, and none for tenants leasing for less than six months.
Cedar Ridge at Autumn Woods sits in Hurricane Evacuation Zone B, a life safety designation drawn from surge modeling and a completely different map from the FEMA flood zone. No federal, state, county or news record says anything about what happened inside Cedar Ridge in any named storm, and we will not fill that silence.
What we can publish is geography, because the federal record makes positive statements about where the water went.
Hurricane Ian, September 2022. The National Weather Service Miami office wrote that in Collier County “extensive storm surge flooding occurred over most areas south and west of US 41/Tamiami Trail, as well as near the Gordon River, Cocohatchee River, and connecting creeks and canals,” and separately described “significant to major storm surge flooding south and west of Naples Municipal Airport along the Gordon River and Rock Creek, as well as along the Cocohatchee River and Palm River areas.” Autumn Woods is east of US 41, roughly three miles north of the airport, and on none of those watercourses. The highest measured water level in the Naples Bay system was 7.1 feet NAVD88 at the Gordon River Bridge, against a community mean ground elevation of roughly 11.6 feet NAVD88. Measured wind at the nearest instruments: Naples Airport Tower recorded 67 mph sustained with a 105 mph gust.
Hurricane Irma, September 2017. A wind event at this latitude, not a water event. The highest land gust recorded in South Florida was 142 mph at a mesonet site near Naples Airport.
Tropical Storm Debby, August 2024. This is the storm that speaks to this community’s actual risk mechanism. The National Weather Service wrote: “Widespread minor to moderate flooding occurred across western and coastal sections of the county, with water entering structures in several neighborhoods in the Naples, North Naples, and Golden Gate/Golden Gate Estates areas. Water depth was approximately 1-2 feet on many streets in this area. This flooding was likely a result of the 4-6 inches of rain which fell during high tide on August 4th. A NWS survey indicated that the storm surge did not overtop the dunes at the Naples area beaches.” The surge did nothing. Rainfall in the wrong six hours did everything. That is precisely the Zone AH hazard, and it is the hazard Cedar Ridge’s corner of the community is closest to.
Evacuation zone. Autumn Woods is in Hurricane Evacuation Zone B, confirmed at four widely separated points inside the community by two independent authorities: Collier County’s own evacuation zone service and the Florida Division of Emergency Management’s Know Your Zone layer. Collier runs Zones A through F. In Ian the county’s mandatory evacuation covered Zone A only, west and south of US 41, so Autumn Woods was not included. In Milton a voluntary precautionary evacuation covered Zones A and B. A property can be in FEMA Zone X and still be told to evacuate, which is exactly the Autumn Woods situation, and it is one of the most common relocating-buyer confusions in this market.
What the association actually does. The Autumn Woods Community Association publishes a 35 page Tropical Storm and Hurricane Plan dated 17 July 2022. It commits the association to inspecting and clearing the stormwater control structures every three months, keeping preserves free of exotics, reviewing preserve tracts for tree conditions every three months, and securing the entry gates. It records that after Hurricane Irma the county waste collection system was inundated and could not respond for several weeks, so the association removed debris itself and staged it in the FP&L easement along Goodlette-Frank Road until the county collected it. It also states, in its own 2022 words, that “Most homeowners in Autumn Woods are not required to carry flood insurance but carrying flood insurance is worth considering as an added protective measure.”
Cedar Ridge at Autumn Woods sits inside a community whose Goodlette-Frank Road frontage is not programmed for any further widening, which is the most useful fact available to a buyer worried about road noise. The 2002 four-laning remains the last capacity work there, verified as an absence across Collier County’s active project list.
That absence was checked against the county’s active project list and its fiscal year 2026 priority projects report, and it held on both.
The county proves it in its own words. When Collier describes widening Goodlette-Frank Road north of Vanderbilt Beach Road, it describes the goal as bringing the northern segment up to match “the roadway to the south of this section.” The road in front of Autumn Woods is the template, not the target.

Three sourced absences that are worth more than any project. No new schools are projected anywhere near here in the next five years; the district’s adopted capital improvement plan opened three schools between 2023 and 2026 and all three are in eastern growth areas. No new or relocated fire or EMS station is programmed within roughly a mile. And Autumn Woods is in none of Collier County’s four utility renewal basins, which are all three to six miles away, so nobody is digging up the neighborhood; the interior streets are private and association maintained in any case.
One honest limit: Collier County’s petition record moved to a new web platform during this research and a complete list of pending nearby petitions was not obtained. This reads as nothing found with several strong sourced absences, not as nothing exists.
Cedar Ridge at Autumn Woods is one of three neighborhoods inside the same gated community, and the differences between them are larger than most buyers expect. Cedar Ridge is the newest stock, the lowest median value, the highest turnover, the only condominium, and the only one of the three with zero private pools.
Read the note first. Oak Hollow and Mahogany Run is ONE neighborhood governed by ONE association, not two. A single Florida corporation, OAK HOLLOW AND MAHOGANY RUN NEIGHBORHOOD ASSOCIATION, INC., document number N97000002030, governs all 350 lots, and no separate Oak Hollow entity and no separate Mahogany Run entity exists in the Florida index. Autumn Woods has three neighborhoods, never four.

Every quantitative row is measured from the Collier County tax roll for tax year 2026, preliminary, files dated 29 August 2026, using one population definition for all three neighborhoods. Sale figures are recorded priced deeds in the 24 months to 29 August 2026 from the Collier County Official Records. Cedar Ridge sells 9 homes out of 88 in a typical 24 month window, your buyer must clear board approval on a 20 day clock, and your exemption from the milestone inspection and the SIRS is a selling point.
It is a selling point nobody else in Naples is explaining, and that is the gap this page closes.

And here is what the MLS adds, pulled for this community in September 2026 rather than borrowed from a county-wide report: a Cedar Ridge home takes a median of 78 days to sell on 8 of the 9 sales that carry the figure, the mean is 152.6 days because a minority sit far longer, and the median sale lands at 97.44 percent of asking, which is the strongest of the three Autumn Woods neighborhoods. Three Cedar Ridge homes are listed today, aged 58, 163 and 328 days, which is 8.0 months of supply against 9 sales in 24 months. We still pull the live numbers for a listing appointment, because inventory this thin changes with a single listing.
1. Your buyer has to be approved, and the clock is 20 days. Cedar Ridge requires a full purchase application, a character reference form, a background check and board approval. The application fee is $150.00, the background and credit check runs $50.00 per adult United States citizen or $75.00 per adult foreign national, and a $25.00 late processing fee applies if supporting documents are not received 20 days before occupancy. The packet warns that a unit occupied without prior approval subjects the occupant to eviction and the unit to a fine. Build the approval window into the contract from day one instead of discovering it in week three.
2. There is no pool premium to chase, in either direction. Zero of the 88 Cedar Ridge homes has a private pool on the 2026 preliminary Collier roll. In Oak Hollow and Mahogany Run, 233 of 348 houses have one, 67 percent. That means two things for a Cedar Ridge seller: no buyer is discounting you for not having a pool, because nobody in Cedar Ridge has one, and no amount of yard work creates the premium a single-family seller can create. Your differentiation is condition, finish, view and floor position, and that is where the preparation budget should go.
3. Upstairs and downstairs are different products, and pricing them as one is the classic error. Cedar Ridge has four plans and they pair by phase: 1,488 downstairs with 1,759 upstairs in Phases 1 through 9, and 1,632 downstairs with 2,040 upstairs in Phases 10 through 22. A two up, two down building means your nearest comparable may be physically above or below you and structurally a different home. The nine recorded sales include three separate 1,488 square foot downstairs homes that closed at $650,000, $500,000 and $400,000, so plan size alone does not price a Cedar Ridge home and anyone who says it does has not read the deeds.
4. Your exemption is a selling document, and most sellers do not know they have one. You will be asked for a Structural Integrity Reserve Study and a milestone inspection report. Your building owes neither, and the reason is quotable from two acts of the Legislature and from your own recorded Declaration at Paragraphs 5.1 and 6.4. We prepare that as a one page exhibit for the listing file, because a buyer’s agent who cannot get an answer assumes the worst and reprices accordingly.
5. You may need more than one estoppel, and there is a transfer fee your buyer pays. Your Cedar Ridge assessment already contains the master association fee, so the Cedar Ridge estoppel through Anchor Associates is the primary document. The Capital Improvement Transfer Fee, $1,500.00 effective 1 July 2017 and stated at $1,996.50 in the recorded May 2023 certificate of amendment, is owed by the transferee, meaning your buyer, at closing, collected by the settlement agent, and it must appear on the estoppel letter. Six recorded exemptions apply, including death, bona fide estate planning, divorce, gift, foreclosure or deed in lieu, and transfer to an existing member.
An automated estimate on a Cedar Ridge unit is guessing, and you can prove it from this page: three online figures for Autumn Woods currently disagree by a factor of two because they blend 350 houses, 110 villas and 88 condominiums into one median. Your home is one of four plans, in one of 22 buildings, on one of four streets, either upstairs or downstairs, in a community that produced nine priced sales in two years.

Your Cedar Ridge building is one two-story building containing four homes, stated in the recorded Declaration at Paragraphs 5.1 and 6.4. You owe no SIRS. Provide the statutory language and the Declaration paragraphs rather than an apology.
No. Florida Statutes 553.899(3)(a) reaches buildings “three habitable stories or more in height,” and subsection (4) separately provides that the section “does not apply to a single-family, two-family, three-family, or four-family dwelling with three or fewer habitable stories above ground.” Cedar Ridge buildings are two stories and four homes. Both tests exempt you.
It happens, because most condominium checklists in Florida in 2026 do not have a two-story exception built into them. The fix is documentary, not argumentative: hand over the text of F.S. 553.899(4), the text of F.S. 718.112(2)(g)5., and Paragraphs 5.1 and 6.4 of your recorded Declaration of Condominium, Instrument 2665793, Official Records Book 2701, Page 792. We assemble that packet for every Cedar Ridge listing we take.
Cedar Ridge requires board approval on a purchase, with the application packet built around a 20 day clock and a $25.00 late processing fee if supporting documents arrive inside 20 days of occupancy. The practical answer is that approval is a timeline risk rather than a deal risk, and it is managed by starting the application the day the contract is executed rather than after inspections.
The estoppel certificate from Anchor Associates will disclose the balance owed, including any levied or pending special assessment, and the settlement agent will collect it at closing. Cedar Ridge publishes no budget and no financial statements, so the estoppel is the single document that establishes your account status. Order it early; it also answers your buyer’s special assessment question in the same breath.
Roofing, exterior painting, exterior building lighting and driveway improvement are association responsibilities in Cedar Ridge, not yours, so the classic single-family pre-listing checklist does not apply here. Your controllable variables are interior condition, kitchen and bath finish, flooring, and how the lanai presents. If you are upstairs and considering hard flooring, note that the association requires soundproofing underlayment and written approval before installation.

It is one of three neighborhoods inside Autumn Woods and the only condominium among them.
Cedar Ridge sits on four streets in the northwest corner of Autumn Woods: Blue Juniper Court, Wild Forest Court, Pond Cypress Court and the Cedar Ridge portion of Timberland Circle. Autumn Woods fronts the east side of Goodlette-Frank Road, County Road 851, north of Pine Ridge Road and south of Orange Blossom Drive, in Sections 3 and 10, Township 49 South, Range 25 East.

They are condominium units. The recorded instrument is a Declaration of Condominium submitted under Chapter 718, Florida Statutes. Listing sites variously describe these same 88 units as condominiums, townhouse condominiums, low-rise condo units and coach homes. No, and this is the most expensive misunderstanding available in this community. Declaration Paragraph 21.1.1 provides that the Cedar Ridge Annual Assessment as billed already contains each owner’s share of the master association common expenses. Adding the master figure on top of a Cedar Ridge quarterly number double counts by roughly $3,040 a year on the derived 2025 master figure.

One master-owned recreation tract does sit on Blue Juniper Court, inside Cedar Ridge’s own street set, but it belongs to the master association like everything else.
No. The master declaration contains zero occurrences of “55,” zero occurrences of “Fair Housing,” and no age covenant. None of the three neighborhood rule sets contains an age provision either. The association describes the community as built family friendly and names the zoned public schools, and the amenity set includes a tot lot, a playground and a basketball court.

The nearest hospital campus of any kind is Physicians Regional North at 2.77 miles, but it is an orthopedic and spine specialty hospital with no emergency department.
