Asher Park has a Lehigh Acres address and it is not in Lehigh Acres. Buyers search for it as Lehigh Acres, D.R. Horton markets it as Lehigh Acres, and the MLS files it that way, so it belongs alongside every other community we cover in Lehigh Acres. But every parcel inside the gate carries millage code 090, City of Fort Myers, which means a 6.5000 mill city levy on top of the county and school rates, a City of Fort Myers Fire Rescue assessment instead of the Lehigh Acres fire district, and city stormwater and solid waste on the tax bill. We read that off the certified Lee County tax roll, parcel by parcel, on 8 August 2026. The 33971 Lehigh Acres address is a postal ZIP. The jurisdiction is a city.
That single fact changes the carrying cost math, and almost nobody writing about this community mentions it. The second fact worth knowing is that D.R. Horton advertises Asher Park from $297,990 while our own trailing twelve month pull from the Southwest Florida MLS, run 6 August 2026, puts the closed median at $278,000 across 39 sales. The resale market here is clearing below the builder’s advertised entry price. If you are buying, that is leverage. Asher Park is a community where the two numbers that matter most, the tax jurisdiction and the resale median against the builder’s base price, are both getting reported wrong. In the last 12 months we tracked 39 closed sales in Asher Park, every row hand checked against the Southwest Florida MLS, and we pulled the parcel record ourselves rather than trusting an address. That is the basis for an Asher Park list price or an Asher Park offer, and it is not something a portal estimate can give you.
Anyone can read “Lehigh Acres, FL 33971” off a listing and write a paragraph about the Lehigh Acres Municipal Services Improvement District. We pulled the certified Lee County tax roll for an Asher Park parcel, read the 2025 annual bill line by line, and found a 090 City of Fort Myers millage code, a 6.5000 mill city ad valorem levy, a total millage of 16.5034, and non-ad-valorem assessments of City of Fort Myers Fire Rescue at $218.00, City of Fort Myers Solid Waste at $240.55, City of Fort Myers Stormwater at $20.64 and Lee County Solid Waste at $36.56, for a flat total of $515.75. There is no district assessment for Lehigh Acres drainage on that bill and no Lehigh Acres fire district assessment on that bill. That is a five minute check that changes a buyer’s annual number by four figures, and it is the check nobody runs.
We do not quote a community median we read somewhere. On 6 August 2026 we ran a trailing twelve month closed sales query against the Southwest Florida MLS across all eight Lehigh Acres MLS areas, deduplicated by MLS number, and matched Asher Park on the development and subdivision fields. It returned 39 closed sales, a median sold price of $278,000, a median living area of 1,464 square feet, and a median of 49 days on market. Those four numbers are the spine of this page and they are ours.
D.R. Horton lists Asher Park “from $297,990” and prices its four floor plans starting in the $298s, the $315s, the $318s and the $335s. Those are builder asking figures for specific plans on specific lots, published as of August 2026, and they move with incentives, lot premiums and rate buydowns. The market median is $278,000. It tells you the entry point into a gated, amenitized, essentially brand new community in eastern Lee County is under $280,000 on the resale side. That is roughly 10.3% below the Lehigh Acres town median of $309,998, and it is the second lowest median of the seven named Lehigh area communities with enough closed sales to publish. In a region where a gated community with a pool and a fitness center usually carries a premium over the surrounding scatter, Asher Park does not. The reason is size, and that is the next number.
The median Asher Park home that sold in the last twelve months was 1,464 square feet, which is 129 square feet smaller than the Lehigh town median of 1,593, about 8.1% smaller. Divide the medians and you get roughly $190 per square foot at Asher Park against roughly $195 for Lehigh Acres as a whole. So the lower price is very largely a smaller house rather than a discount. A buyer comparing sticker to sticker will think Asher Park is cheap. A buyer comparing per foot will find it is close to town average, in newer construction with amenities and a gate.
That $190 is a derived ratio of two medians, not a median of per foot sale prices. Those are different statistics and the difference can run several dollars either way. We publish it because it is the only way to compare communities whose median home sizes differ by 900 square feet, and we label it every time so nobody mistakes it for a measured figure. If you want the per foot number for one specific model on one specific street, we will pull those comparable sales for you rather than hand you an average. Top 1% Real Estate Agents Nationally Since 2008, and the practical meaning of that here is access to the closed record at the individual sale level rather than at the summary level.
Asher Park went under contract in a median of 49 days against a town median of 51. That is the pace of the market, not faster and not slower, and it is a healthy sign in a community that is still being built out. It also means the fast sale stories you hear from other Lehigh communities do not transfer here. Savanna Lakes cleared at a median of 19 days over the same period. Westminster cleared at 40. If a listing agent quotes you a Lehigh wide speed figure for an Asher Park home, ask which community it came from.
We do not publish a home count for Asher Park, because D.R. Horton does not state one and we are not going to reverse engineer a number out of a lot map. We do not publish an HOA fee, because the builder publishes none and an MLS entered fee is a data field, not a fee schedule. We do not describe the community as age restricted or as open to all ages, because the builder’s published material states neither. Every one of those is answerable from the recorded declaration and the estoppel, and that is where we send a buyer rather than filling the gap with a guess.

Against the other named communities in the Lehigh Acres market, Asher Park is the small house, low ticket, town pace option: second lowest median price of the seven, smallest median home but one, and the second highest derived price per square foot. It is a price point play rather than a space per dollar play, and the table below is the whole argument in one place.

Only Olympia Pointe closed at a lower median than Asher Park, and Olympia Pointe took a median of 121 days to do it, more than twice Asher Park’s 49. Asher Park is $2,000 below Westminster, $11,047 below Savanna Lakes, $45,990 below Whispering Lakes, $51,000 below Mirror Lakes and $62,000 below Town Lakes. If your budget is the binding constraint and you want a gate, a pool and a fitness center, this is where the named communities in this market start.
Asher Park’s median home is 1,464 square feet. Savanna Lakes’ is 2,112, which is 648 square feet more house for $11,047 more money. Town Lakes’ is 2,232. Westminster’s is 1,812. Only Olympia Pointe is smaller at 1,322. So the same ranking that puts Asher Park near the bottom on price puts it near the bottom on size, and the two cancel most of the way out. That is the honest version, and it is not the version a community page usually tells.
Savanna Lakes at a median 19 days is in a category of its own in this market. Westminster follows at 40, Mirror Lakes at 47, Asher Park at 49, the town at 51, Whispering Lakes and Town Lakes at 83, and Olympia Pointe at 121. Asher Park sits in the middle, effectively at the town’s pace. For a seller that means a normal marketing period rather than a bidding war, and it means the pricing has to be right at launch instead of relying on scarcity.
Every community in that table except Asher Park sits in unincorporated Lee County inside the Lehigh Acres drainage district and the Lehigh Acres fire district, and pays those two assessments on the tax bill. Asher Park pays neither, and pays a 6.5000 mill City of Fort Myers levy plus city fire, city stormwater and city solid waste instead. That is not a small distinction and it is not visible from an address, an MLS field or a builder page. It is visible from the parcel record, which is why we pulled it.
It means your comparable sales set is Asher Park, not Lehigh Acres. A Lehigh wide median of $309,998 will make your 1,464 square foot home look underpriced and a Lehigh wide 51 day figure will make a 60 day marketing period look like failure. The right frame is the community’s own 39 closed sales and its own $190 per square foot, adjusted for your plan, your lot and your finish level. It means the value question is not “is Asher Park cheap” but “how much house do I need.” If you want maximum square footage per dollar in this market, Savanna Lakes at about $137 per foot is the answer and Asher Park is not. If you want the lowest realistic entry price into a gated community with amenities, close to the Fort Myers job centers rather than deep in the Lehigh grid, Asher Park is a serious candidate. Across Lehigh Acres, 79.4% of closed sales, 2,502 of 3,152, carry no named community at all, and that scatter segment’s median of $314,900 runs $27,900 above the named community median of $287,000 across 637 sales. That is the opposite of almost every market we publish, where the named communities carry the premium. The counts and the medians are verified from our own pull. The likely mechanism, newer construction going up on individual platted lots across the grid rather than inside subdivisions, is our inference and we label it as an inference rather than a fact. What it means for an Asher Park buyer is concrete: the alternative to a gated community here is often a newer, larger house on a bigger lot with no gate, no pool and no association, and it will frequently cost more, not less.
Asher Park’s parcels carry the millage code 090, City of Fort Myers, on the certified Lee County tax roll. That means a 6.5000 mill city ad valorem levy inside a total millage of 16.5034, a City of Fort Myers Fire Rescue assessment of $218.00, City of Fort Myers Solid Waste of $240.55 and City of Fort Myers Stormwater of $20.64. The Lehigh Acres address on the deed is a postal ZIP code. The taxing jurisdiction is a municipality.
We pulled the parcel record for an Asher Park property with the STRAP number 25-44-25-P1-11000.0100 from the Lee County Tax Collector’s public bill portal, opened the 2025 annual bill, and read the millage code, the ad valorem rates and every non-ad-valorem line with its levying authority. The plat covering Cedar Key Way and Sunset Preserve Drive is recorded under instrument 2024000043968 with the STRAP prefix 25-44-25-P1-11000. Anyone can repeat this. Go to the Lee County Tax Collector real estate parcel portal, search the address or the STRAP, open the most recent annual bill, and read the millage code line. You do not need a real estate license to do it and you should not take our word for it.
A mill is one dollar per thousand dollars of taxable value, and taxable value is what is left after homestead and any other exemptions, which is not the price you paid. Here is the arithmetic on the city portion alone, so you can drop your own number into it.

Those are arithmetic on the rates we read off the roll, not an estimate of your bill. Your actual bill depends on your assessed value, your exemptions, and the rates adopted for the current year, all of which change. Add the flat $515.75 of non-ad-valorem assessments on top, and the number is nearly complete.
This is the half of the story that gets left out when somebody frames a city millage as a penalty. The City of Fort Myers Fire Department has been in service since 1901, runs eight stations across an area of roughly 50 square miles serving an estimated 102,000 residents, staffs firefighters and paramedics around the clock, and is the Region 6 Hazardous Materials Response Team for Southwest Florida. The city also runs its own police department, its own stormwater program and its own solid waste operation, all of which appear either in the millage or as a named assessment on your bill. Whether that trade is worth 6.5 mills to you is a judgment call about response times and services, and it is a judgment you can only make once somebody tells you the mills are there.
Because Asher Park is a city address, it pays no Lehigh Acres Municipal Services Improvement District assessment and no Lehigh Acres Fire Control and Rescue District assessment. Every other named community we track in this market pays both. Take Westminster, a gated community in unincorporated Lehigh Acres, where the verified non-ad-valorem lines run $93.14 for the drainage district, $970.84 for the Lehigh fire district and $366.39 for county solid waste, a total of $1,430.37. Asher Park’s flat assessments total $515.75. That is $914.62 a year less in flat charges.
Now the honest other half. Asher Park carries a 6.5000 mill city levy that Westminster does not, and 6.5 mills passes $914.62 at roughly $140,700 of taxable value. Below that, the city address is cheaper on these lines. Above it, the unincorporated address is. Given what homes here sell for, most Asher Park owners without a long standing homestead cap are on the more expensive side of that line. We are stating the comparison on the specific lines we verified on both bills, which is not the whole tax bill for either property, and the only way to settle it for two particular houses is to pull both parcel records. We will do that for you.
Verified from the same bill. There is no community development district bond assessment here, which is a real advantage against the Estero, Babcock Ranch and Ibis Landing style communities where a CDD line is routine and can run well over a thousand dollars a year. We are calling that out plainly and then moving on, because for this particular community the absent CDD is not the interesting number. The city millage is.
Because it is invisible from every source a page usually gets built from. The mailing address says Lehigh Acres. The MLS area says Lehigh Acres. The builder’s own community name and marketing copy say Lehigh Acres. Only the parcel record says City of Fort Myers, and pulling the parcel record is work. That is the whole reason this section exists, and it is why we now pull the parcel on every community we write about rather than reading the jurisdiction off an address.

Two of the four plans have a one car garage: the Greenbriar at 1,223 square feet and, notably, the four bedroom Cameron at 1,560 square feet. The two car garages sit on the Downing II at 1,302 square feet and the Jemison at 1,614. So the biggest bedroom count in the community comes with the smaller garage, and the second largest floor plan comes with the bigger one. In a market where a second vehicle and a workshop or a golf cart are normal, that is a genuine functional trade off between plans, and it will show up in resale value later. If you are choosing between the Cameron and the Jemison, garage capacity is the decision, not bedroom count.
D.R. Horton’s written description of Asher Park still refers to modern townhomes and to townhome floor plans that live like traditional single family homes. Every plan currently offered is a single family, single story home, and the community’s own page title describes single family homes. The reasonable reading is that the townhome product has closed out and the narrative copy has not been updated. We are not going to present townhomes as available on the strength of a paragraph. If you specifically want a townhome here, ask the sales office at 239-747-1518 whether any remain, and ask in writing.
The builder’s published feature list for these homes includes quartz countertops, shaker style cabinets, stainless steel appliances, vinyl plank flooring in the main living areas, paver driveways and integrated smart home technology. This is production building in the modern Florida idiom: concrete block and stucco, single story, tile or shingle roof, slab on grade, a covered rear lanai on most plans, and a small to medium lot. It is post 2020 construction, which matters for insurance because a newer roof and modern code compliance are the two biggest levers on a Florida wind premium.
At the time we checked, D.R. Horton showed three homes for sale and one more under contract inside Asher Park, alongside the four available plans. That is a community in the late portion of an active sales cycle rather than a fresh start, but it is not finished. A buyer should expect ongoing construction traffic, an unfinished streetscape in places, and a developer that still controls the association. A seller should expect to be competing directly with those builder homes for the same buyer.
We do not publish a total home count at build out, because D.R. Horton does not state one and a lot map is not a count. We do not describe the elevation or lot size ranges, because those are not published either. We do not characterize the community as age restricted or as open to all ages, because the builder’s material states neither and occupancy restrictions live in the recorded declaration. Ask for the declaration and the plat, both of which are public records at the Lee County Clerk of Court.
Asher Park is a very recent community. Its homeowners association was incorporated on 9 February 2021, the plat covering Cedar Key Way and Sunset Preserve Drive was recorded in 2024 under instrument 2024000043968, and the developer entity is registered with the Florida Division of Corporations under document number B23000000200. There is no long history here, and pretending otherwise would be inventing one.

The land immediately around Asher Park is Buckingham, an area whose modern character was set by Buckingham Army Airfield, a World War Two flexible gunnery training school, part of whose acreage is now operated by the Lee County Mosquito Control District. East of Buckingham Road the land pattern changes completely, into the mail order platted grid of Lehigh Acres, laid out in the 1950s by Lee Ratner as a tax shelter on former ranch land and sold nationally under a lot sales model that predates the Interstate Land Sales Full Disclosure Act of 1968. That grid was drawn with far more lots than infrastructure, and it is the reason the named, gated, amenitized communities are the exception in this market rather than the rule.
Asher Park sits at the western edge of that story rather than inside it. It is a modern platted subdivision inside a municipality, on the Fort Myers side of the line, marketed into the Lehigh Acres search because that is where its buyer is looking and that is what its price point reads as. The community is a hybrid by construction: Lehigh Acres pricing and Lehigh Acres search behavior, City of Fort Myers governance and City of Fort Myers services. Almost every genuinely useful thing about this community follows from that one sentence.
D.R. Horton is the largest homebuilder in the United States and is active across eastern Lee County at several price points, including individual platted lots inside the Lehigh grid as well as tract communities. The Express Series is its entry level line, built to a tighter specification and a tighter price than its Tradition or Emerald lines. Knowing which series a house came from tells you a great deal about its standard finish level, and it is the first thing we check when we price a resale here.
We do not publish an opening date for the community, a groundbreaking date, a total acreage or a phase plan, because none of those is published by the developer and none of them is in the public record we pulled. We do not attribute a master plan or a designer. Everything above traces to a corporate filing, a recorded instrument, a tax roll or a published builder page, and where we ran out of record we stopped.
The carrying cost of an Asher Park home has four parts: the ad valorem tax at a total millage of 16.5034 including the 6.5000 mill City of Fort Myers levy, flat non-ad-valorem assessments totaling $515.75, an association fee that the builder does not publish, and Florida property insurance. The first two are verified and public. The third has to come from the estoppel. The fourth has to come from a bound quote.

D.R. Horton publishes no HOA fee for Asher Park and no list of what the fee includes. We looked, and it is not there. There are fee figures floating around in MLS data fields and on aggregator pages, and an MLS field is entered by a listing agent from whatever they had at the time. It is not a fee schedule and it is not a substitute for one. The document that binds is the estoppel certificate, which the association or its manager issues for a specific parcel and which states the current assessment, the payment frequency, any special assessment, and any amount owed at closing. Ask for it in the contract, read it before your inspection period expires, and treat any number you got anywhere else as a rumor until it matches.
At a community with a gate, a pool, a cabana, a fitness center and a playground, the association is normally responsible for the amenity complex, the gate and its access system, common area landscaping, common area lighting, the master insurance on common property, and reserves. Whether it also covers lawn maintenance on individual lots varies enormously between communities in this market and is worth thousands of dollars a year either way. Ask specifically. Ask in writing. Get the answer from the estoppel and the declaration, not from a salesperson.
Florida property insurance is the largest uncontrolled variable in any Southwest Florida carrying cost, and it is where new construction here genuinely wins. An Asher Park home is post 2020, which means modern code, a new roof, and typically strong wind mitigation credits, all of which price materially better than a 1980s Lehigh house with an aging roof. It is also an inland address without coastal storm surge exposure, which is a different underwriting conversation from a Gulf access property. Get a bound quote before your inspection period expires rather than an indication, order a wind mitigation inspection, and ask specifically about the flood zone on the effective FEMA panel for your exact parcel.
Take a hypothetical taxable value of $200,000 after exemptions. The ad valorem tax at 16.5034 mills is $3,300.68. Add the verified $515.75 in flat assessments and the tax side of the bill is about $3,816. Add an association fee you will have to get from the estoppel and a homeowners policy you will have to get from a carrier, and you have the annual number. This is arithmetic on published rates, not a prediction of your bill. Your assessed value, your exemptions and next year’s adopted rates all move it. Against a comparable gated community in unincorporated Lehigh Acres, Asher Park saves roughly $915 a year in flat assessments and gives it back through the 6.5000 mill city levy above about $140,700 of taxable value. Against an Estero or Babcock Ranch community with a CDD bond, Asher Park has no bond assessment at all, which is a clear advantage. Against a house on the Lehigh scatter with a private well and septic system, Asher Park trades a monthly association fee and a city millage for city services, a gate and an amenity complex. Three bodies govern an Asher Park home: the Asher Park Homeowners’ Association, which is still developer controlled and enforces the recorded covenants; the City of Fort Myers, which is the land use, permitting, code enforcement, fire and police authority for the parcel; and Lee County, which handles the property appraisal, the tax collection, the school district and the public records. Knowing which one answers which question saves a buyer a great deal of time.
ASHER PARK HOMEOWNERS' ASSOCIATION, INC. is an active Florida Not For Profit corporation, document N21000001458, filed 9 February 2021, with its 2026 annual report on file as of 4 February 2026. Its registered agent and principal address is Tropical Isles Management Services, Inc, 12734 Kenwood Lane, Suite 49, Fort Myers, FL 33907. The association’s authority comes from the recorded declaration of covenants, conditions and restrictions, which runs with the land and binds you whether or not you read it.
The officers and directors on the corporate record are D.R. Horton division staff. That is entirely normal during an active sales cycle and it is not a scandal, but it does mean that the people setting the budget, the assessment and the enforcement posture are employed by the party selling you the house. Florida’s homeowners association statute, Chapter 720, governs when control of the association transitions from the developer to the members. Ask the sales office and the management company two specific questions: how many parcels have been conveyed to owners to date, and what is the projected date for turnover of association control. Get the answers in writing, and read the transition provisions in the declaration yourself.
Permits, inspections, zoning, code enforcement, fire prevention and inspection, stormwater management and solid waste collection at an Asher Park address are city functions, not county functions and not Lehigh Acres functions. If you want to enclose a lanai, put up a fence, add a shed or run a home business, the permit comes from City of Fort Myers Community Development and the answer about whether it is allowed comes from the city’s land development regulations, on top of whatever the association’s architectural review requires. Buyers routinely call Lee County about an Asher Park permit question and get sent in a circle. Call the city.
The Lee County Property Appraiser sets your assessed value and administers your homestead exemption. The Lee County Tax Collector issues and collects the bill, including the city’s millage and the city’s assessments, because the county collects for all taxing authorities. The Lee County Clerk of Court holds the recorded plat, the declaration and every deed and lien. The Lee County School District operates the public schools. So a city address inside a county tax and records system is the normal Florida arrangement, and it is why the tax bill is the document that reveals the jurisdiction.
An estoppel is the association’s written statement of what is owed and what applies to one specific parcel. Read it for five things: the current regular assessment and its frequency; any special assessment, adopted or pending; any amount currently owed on the parcel, including fines and interest; any pending violation or architectural non compliance recorded against the parcel; and the transfer, capital contribution or application fees due at closing. That last category is where buyers get surprised, and it is entirely knowable in advance.
Asher Park’s published amenity package is a gated entry, a pool, a cabana, a fitness center and a playground. That is the complete list from the builder’s own community page, and it is worth stating as a complete list rather than as a selection, because what is absent matters as much as what is present.
The pool is the social center, with a cabana beside it and a shaded playground with a jungle gym nearby. The fitness center is a room with weights and exercise machines, in the same building as the amenity clubhouse structure. The entry is gated. That is the package, and for a community at this price point it is a real one: a gated pool and a fitness center are not standard on a Lehigh scatter lot and they are not standard in most sub $300,000 product in this county.
There is no golf course at Asher Park, no clubhouse restaurant, no tennis or pickleball courts, no bocce, no dog park inside the gate and no lake with recreational access. If any of those are on your list, this is the wrong community and we would rather tell you now. Westminster in Lehigh Acres has tennis, pickleball, bocce, a community center and an open golf course next door. Mirror Lakes has lakes with a permitted watercraft policy. Asher Park has a pool, a cabana, a gym and a playground, and it prices accordingly.
D.R. Horton’s own community description points buyers toward Buckingham Community Park and Buckingham Dog Park for outdoor recreation, and toward The Forum, Topgolf Fort Myers and Cypress Trace Shopping Center for shopping, dining and entertainment. That is the builder’s characterization of the area, and it is consistent with the geography: this corner of Lee County sits between the Buckingham rural area and the Colonial Boulevard retail corridor. Verify drive times yourself at the times of day you would actually be driving.
The wider Lehigh Acres area, immediately east, carries a set of public facilities worth knowing about even though they are outside this community’s jurisdiction: Veterans Park, the Lehigh Acres Community Pool, the Lehigh Acres Senior Citizen Center, the East County Regional Library, Greenbriar Preserve, and Harns Marsh, a water management site that doubles as one of the best birding locations in Lee County. Those are Lee County and district facilities, open to the public regardless of which side of the municipal line you live on.
Because the address is inside the City of Fort Myers, an Asher Park owner votes in city elections, is served by the city police department and the city fire department, and can raise a code or nuisance issue with the city rather than with a county district. That is a genuine difference in day to day civic life from a Lehigh Acres address, where there is no municipal government to call. Whether it is an advantage depends entirely on what you want from local government, but it is a difference, and it is one the marketing does not mention.
Asher Park sits at State Road 82 and Buckingham Road, just north of Colonial Boulevard and Lee Boulevard, in eastern Lee County. That is a genuinely useful position: it is on the Fort Myers side of the Lehigh Acres grid, close to the Colonial Boulevard retail and employment corridor, with I-75 reachable by two different arterials. The trade, as everywhere in this market, is drive time against price per square foot.
State Road 82, which becomes Martin Luther King Jr Boulevard as it runs west into Fort Myers, is the primary route from Asher Park toward downtown Fort Myers and I-75. Buckingham Road runs north and south past the community. Colonial Boulevard, State Road 884, is just to the south and is the main east to west commercial spine of central Fort Myers, connecting to I-75 at exit 136. Lee Boulevard runs east into the heart of Lehigh Acres. In practical terms an Asher Park owner has two independent routes to the interstate, which is more resilience than most Lehigh addresses have.
The value proposition of this whole corridor is a lower price per square foot in exchange for a longer drive, and no page should pretend otherwise. Asher Park is closer to the Fort Myers job centers than most of the Lehigh Acres grid because it sits at the western edge of it, which is a real advantage over an address five or ten miles further east on Lee Boulevard. It is still a drive. Anyone who works in Fort Myers, Estero, Bonita Springs or Naples should make that drive at the actual hour they would make it, in both directions, before they commit. Season, roughly January through April, adds materially to every one of those times.
There is no active or programmed Florida Department of Transportation project on the State Road 82 segment at Buckingham Road. We checked FDOT’s own project system rather than repeating a headline. The nearest programmed work is State Road 82 at Alabama Road, project 455785-1, a 0.253 mile intersection improvement at a construction cost of $1.9 million, in the construction phase with the current phase starting mid 2026 and estimated completion early 2027. That project installs a new traffic signal at the intersection, mills and resurfaces the roadway, upgrades drainage and sidewalks, adds curb and gutter, and adds new lighting, signing and pavement markings. FDOT states the signal was planned to address angle crashes associated with the full access median opening, which has been temporarily closed with delineators until the signal is built, and to fix excessive delay on the southbound right and eastbound left movements.
Separately, I-75 from south of Martin Luther King Jr Boulevard, State Road 82, to north of Luckett Road, project 454097-1, is a 2.2 mile study to add an auxiliary lane in each direction and evaluate interchange improvements at both interchanges. Its current phase is Project Development and Environment, which is a study phase, running from early 2024 to an estimated completion of late 2026. It is not funded construction and it is not scheduled construction. Any page telling you that I-75 widening is underway at your future doorstep is describing a study as if it were a contract. When the study concludes, the design, right of way and construction phases each have to be programmed and funded separately, which typically takes years.
Southwest Florida International Airport is reachable via Colonial Boulevard to I-75 southbound, or via Daniels Parkway. Florida Gulf Coast University sits off I-75 at the Alico Road interchange, exit 128. Both are ordinary Southwest Florida drives from this address rather than short ones, and again, the honest advice is to drive them yourself at a realistic hour.
Within this market, where you sit matters more than most buyers expect. Our own trailing twelve month pull shows the northeast Lehigh MLS area clearing a median of $345,000 while the central area cleared $274,945, a spread of 25.5% inside a single town. Asher Park sits at the western edge of the whole pattern, in a different jurisdiction, which is exactly why its own 39 closed sales are the right comparison set and a town wide average is not.
Public schools at an Asher Park address are operated by the Lee County School District, which assigns students through a choice and proximity model rather than a fixed street level attendance boundary. That means no page, no builder and no listing can promise you a particular school. D.R. Horton’s own community page names Lehigh Acres Elementary School, Lehigh Acres Middle School and Lehigh Acres Senior High School as nearby schools. Treat that as the builder’s characterization and verify current assignment with the district before you rely on it.
Lee County does not run a simple zoned model. Families rank choices within an assignment zone and the district allocates seats using proximity and other factors, which means two houses on the same street can end up at different schools and a school assignment can change between school years. That is not a criticism of the district, it is how the system is built, and it is the single most common misunderstanding we correct for families moving into this county. Confirm the current process and your options directly with the Lee County School District.
Call or email the district’s student assignment office with the exact street address, in writing, and ask for the current year’s assignment or choice zone for that address at each grade level. Do it before your inspection period expires. Do not rely on a listing remark, a builder brochure, a third party school rating site, or on what the neighbors tell you their child got last year. If school assignment is a decision driver for you, make the answer a written contingency.
The Lee County School District has added capacity in the Lehigh Acres area in recent years, including Amanecer Elementary and a new Lehigh Acres Middle School, both documented in the district’s new construction project updates. New capacity in a fast growing area changes assignment patterns, which is another reason a school answer from two years ago is not a school answer today.
Lee County has charter and private options across the county, and Florida Gulf Coast University is the regional public university, reachable from Asher Park via I-75 at the Alico Road interchange. Florida SouthWestern State College also operates in Fort Myers. School choice in Florida has changed repeatedly in recent legislative sessions, so check the current rules rather than a summary written last year.
Third party school rating sites are built largely on standardized test performance, which correlates heavily with the demographics of the enrolled population and tells you comparatively little about the experience your child will have in a particular classroom. We do not publish school grades on our community pages and we do not steer clients by them, which is both a fair housing discipline and, frankly, better advice. Visit the schools, talk to the principal, and make your own call.
Asher Park is an inland eastern Lee County address, well away from the Gulf, and its genuine storm exposure is wind and rainfall flooding rather than coastal storm surge. That is a real and material difference from a coastal Lee County property, and it is one of the strongest honest arguments for this whole corridor. It is not the same thing as no flood risk, and the only document that settles your parcel is the effective FEMA flood panel.
Hurricane Ian crossed inland Lee County as a major hurricane in September 2022. Inland, the damage pattern was predominantly wind and rainfall driven flooding rather than the surge that devastated the coastal barrier islands and the Gulf front. Lee County’s own Hurricane Ian After Action Report is the authoritative account. Asher Park’s homes are post 2020 construction, which means they were built to a modern wind code, and the community’s development substantially post dates the storm.
We will not claim that Asher Park flooded in Ian and we will not claim that it did not. We have no first party record either way, and both claims get made carelessly on community pages. The right answer for a buyer is specific rather than general: ask the seller directly for the property’s claims history, order a comprehensive loss underwriting exchange report during your inspection period, and pull the effective FEMA panel for the exact parcel.
Lee County’s Department of Community Development maintains both a page on the 2022 flood map revisions and a page on the 2026 proposed FIRM revisions. A proposed panel can change your zone, your elevation requirement and your premium. Pull your effective panel at the FEMA Flood Map Service Center search page and then check the proposed panels separately. Do both. A lender will only look at the effective map, and the proposed map is the one that tells you what your premium may look like in three years.
The FEMA Community Rating System is a voluntary program under which a participating community earns floodplain management credits that discount National Flood Insurance Program premiums for its policyholders. Two facts matter here and almost every guide gets at least one of them wrong.
First: in April 2024 FEMA withdrew Lee County’s 25% CRS discount, which had been in place for 17 years and was worth a collective $14 million to $17 million a year to Lee County flood policyholders, citing unpermitted work, lack of documentation, and failure to properly monitor activity in special flood hazard areas. Any page still quoting a current 25% Lee County CRS discount is publishing something that is no longer true.
Second, and this is the part specific to Asher Park: the CRS operates community by community, and the City of Fort Myers is a separate participating community from unincorporated Lee County, with its own floodplain management program and its own class. So the county’s withdrawal is not automatically your discount story at a city address. Ask the City of Fort Myers floodplain administrator which CRS class applies to city parcels and what discount your carrier is actually applying, and ask your agent to show you the discount line on the quote. Nobody else writing about this community will tell you that the question even exists.
Wind is the exposure that actually prices this market, and Asher Park’s profile is favorable on the two variables carriers care most about: a post 2020 roof and modern code compliance. Order a wind mitigation inspection and make sure the credits are applied. Roof shape, roof deck attachment, roof to wall connection, opening protection and the secondary water resistance barrier are the specific line items, and they can move a premium by a large percentage.
Two utility facts at Asher Park are verified from the tax bill: solid waste collection and stormwater management are City of Fort Myers services, billed as non-ad-valorem assessments of $240.55 and $20.64 respectively, with a further Lee County solid waste line of $36.56. Water and sewer service are billed separately by a utility rather than on the tax roll, so confirm the provider and the connection status for a specific address before you close.
These two lines appear on the certified tax roll with the City of Fort Myers named as the levying authority, which settles the question of who provides the service. Details of collection schedules, cart sizes, bulk pickup and yard waste rules come from City of Fort Myers Solid Waste. Stormwater program details, including the user fee and any adjustment process, come from City of Fort Myers Stormwater.
The City of Fort Myers operates its own water and wastewater utility, including a water treatment plant and wastewater treatment plants, through its Utilities department. A new gated subdivision inside a municipality is normally on central water and sewer, but “normally” is not a verification. Call city utility billing with the specific address and ask three questions: is this address on central water, is it on central sewer, and what were the last twelve months of billing for it. Do not accept an answer from a listing, and do not assume the answer is the same as it is for the house next door if that house is outside the subdivision.
Immediately east of Asher Park, much of the Lehigh Acres platted grid is still on private well and septic, and the water and sewer provider in the served portions of Lehigh is the Florida Governmental Utility Authority, not Lee County Utilities and not the city. That is genuine context for anyone shopping the wider area, because a well and septic property carries maintenance obligations, testing obligations and eventual replacement costs that a central service property does not, and it changes financing and insurance conversations. It is context about the surrounding area rather than a statement about Asher Park itself, and we are labeling it that way on purpose.
Electric service in this part of Lee County is provided by Florida Power and Light. Natural gas availability varies by street and many Southwest Florida homes at this price point are all electric with a propane tank if anything. Internet and television service should be confirmed by address with the providers directly, because coverage at the edge of a growing area is genuinely uneven and a service map is not a service commitment.
Asher Park sits between the Fort Myers medical corridor and the Lehigh Acres hospital, which gives it better healthcare access than most of the Lehigh grid. HCA Florida Lehigh Hospital is the in town hospital to the east, and Lee Health operates the wider regional network including the trauma center in Fort Myers to the west.
HCA Florida Lehigh Hospital, formerly Lehigh Regional Medical Center, is the acute care hospital serving the Lehigh Acres area, acquired by HCA Florida Healthcare. It provides emergency services and inpatient care. It is the nearest hospital to the east of Asher Park.
Lee Health is the region’s dominant health system, operating hospitals and outpatient locations across Lee County including the trauma center in Fort Myers, along with pediatric and specialty services. For a resident of this corner of the county, the practical point is that both systems are within a normal drive, in opposite directions, which is not true of an address deep in the eastern Lehigh grid.
Fire and emergency medical response at an Asher Park address comes from the City of Fort Myers Fire Department, which staffs eight stations with firefighters and paramedics and serves as the Region 6 Hazardous Materials Response Team. Law enforcement comes from the Fort Myers Police Department. Neither of those is the Lehigh Acres fire district and neither is a Lee County Sheriff’s Office district substation, which is another practical consequence of the jurisdiction that a buyer should know before they need to dial.
The Florida Department of Health in Lee County provides public health services county wide. The Lee County Library System operates branches including the East County Regional Library serving the wider eastern county. Veterans services, senior services and social services in the eastern county are concentrated in Lehigh Acres, and those facilities are open to residents regardless of municipal boundary.
If you are choosing between Asher Park and the other named communities in this market, the comparison comes down to three variables: how much square footage you need, how fast you need to transact, and whether a city jurisdiction with a 6.5000 mill levy or an unincorporated jurisdiction with district assessments suits your situation better. Here is the honest read on each alternative, with no links to competitor sites and no invented detail.
Savanna Lakes is the space per dollar answer in this market and Asher Park is not. Savanna Lakes’ median home ran 2,112 square feet at a median $289,047, which is 648 more square feet for $11,047 more money, and it did it at a median of 19 days on market against Asher Park’s 49. Savanna Lakes is a gated Lennar community in unincorporated Lehigh Acres and it does carry a community development district assessment, which Asher Park does not. If space and speed are your priorities, look there first. If the lowest realistic ticket into a gated community and the shortest drive to Fort Myers are your priorities, Asher Park.
Westminster is the established alternative: a guard gated, deed restricted community of 620 doors with tennis, pickleball, bocce, a community center, a pool with spa and one of only two golf courses still open in the Lehigh Acres market next door. Its median was $280,000 across 31 sales at 1,812 square feet and 40 days, which is $2,000 more money for 348 more square feet, selling slightly faster. It is also older stock with the condition variance that implies, it carries both the Lehigh drainage district and Lehigh fire district assessments, its fire assessment alone runs $970.84, and it has a resale capital assessment payable at closing. Westminster is more community. Asher Park is newer construction and lower flat carrying charges.
Mirror Lakes has the deepest sales data in this market at 57 closed and the highest median at $329,000 for 1,645 square feet at 47 days, and its genuinely unique feature is lakes with a permitted watercraft policy through association registration, which no other community here offers. Its golf course closed around 2019, so treat any page selling you golf there with suspicion. Against Asher Park, Mirror Lakes is $51,000 more money for 181 more square feet, in older platted style stock with newer infill, in unincorporated Lehigh Acres.
Whispering Lakes is the newest Centex build cycle, $323,990 at 1,870 square feet and 83 days, sitting across from the new Lehigh schools. Town Lakes has the largest median home of the group at 2,232 square feet, $340,000, 83 days, on only 12 closed sales, which is a small enough sample that we would not price a house off it alone. Both are materially more money than Asher Park for materially more house, and both take substantially longer to sell.
Olympia Pointe is the only named community in the set with a lower median, $225,000 across 17 sales at 1,322 square feet, and it took a median of 121 days to get there, nearly two and a half times Asher Park’s 49. That combination, lower price and much slower turnover, is a different risk profile entirely, and a buyer should understand which of the two they are actually buying.
The genuine alternative for many buyers is not another community at all. It is a newer, larger house on an individual platted lot with no gate, no pool and no association fee. Our own pull says that segment’s median is $314,900, which is $36,900 above Asher Park’s. So the scatter is generally not the cheap option, it is the option with more land and fewer shared amenities, frequently at a higher price. Whether it is right for you depends on whether you value a gate and a pool more than a lot and no association.
We will not link a competitor brokerage, we will not publish a median for a community whose sales set we cannot separate cleanly, and we will not tell you that the community this page is about is the right answer for everyone. It is not. It is a very good answer for a specific buyer, and a poor one for several others, and knowing the difference is the whole job.
Asher Park’s real advantages are new construction, a gate and an amenity package at the low end of this market’s price range, no CDD, low flat assessments and a shorter drive to Fort Myers than most of the Lehigh grid. Its real disadvantages are a 6.5000 mill city levy that nobody warns buyers about, an unpublished association fee, a small median home, and per square foot pricing close to the town average. Both lists are below without softening.
A first time buyer or a right sizer who wants new construction, a gate and a pool at the lowest realistic ticket in this market, who works toward Fort Myers rather than deep in Lehigh, who does not need a large house, and who is comfortable with a city tax profile once somebody has actually shown it to them. It does not suit a buyer who needs 2,000 square feet, a golf membership, lake access or a two car garage on every plan, and it does not suit a buyer who wants an owner controlled association today.
Before you sign anything at Asher Park, get five things in writing: the estoppel certificate with the current assessment and every closing fee, the recorded declaration and plat, a parcel tax bill showing the city millage and the assessments, a bound insurance quote, and the current school assignment for the exact address. Everything below is a specific version of one of those five.

Selling in Asher Park is a specific problem, not a generic one: your competition is a national builder still selling new homes on the same streets, and your buyer can see both. The median resale here closed at $278,000 while the builder advertises from $297,990, so the resale market is already winning on price. Your job is to win on everything the builder cannot offer, and to price against the community’s own closed record rather than a Lehigh Acres average that does not describe your house.
The Lehigh Acres median is $309,998 on a median 1,593 square feet. Asher Park’s is $278,000 on 1,464. If you price off the town figure you will be roughly $32,000 high on a house that is 129 square feet smaller than the town’s typical sale, and the market will tell you so slowly, over about ninety days, while your listing goes stale. Top 1% Real Estate Agents Nationally Since 2008 is not a slogan in that situation; it is the transaction volume that lets us build a comparable set from your community’s own 39 closings instead of a regional average.
You cannot out price a builder who can hold list price and give a rate buydown instead, because a buydown does not print in the sold record and a price cut does. So compete where the builder is weak. A resale here comes with landscaping that has grown in, window treatments, ceiling fans, gutters, a screened lanai if the seller added one, a fence if the seller added one, appliances beyond the base package, and a closing date measured in weeks rather than in construction milestones. Price fairly, present immaculately, and make speed and certainty your product.
Deep cleaning, paint touch up, pressure washing the driveway and roof, replacing worn hardware and light fixtures, professional photography, and fixing anything a home inspector will flag in the first ten minutes. Those pay back. Full kitchen remodels do not pay back in a sub $300,000 production home, because the buyer at this price point is comparing you to a new house with a builder grade kitchen, not to a custom one. Neither does landscaping beyond tidy and healthy.
Asher Park’s median days on market is 49, essentially the town’s pace. Plan a realistic marketing period of roughly six to ten weeks from launch to contract, plus the closing period. If you are past day 45 with meaningful showing activity and no offer, the price is the problem. If you are past day 21 with no showing activity, the price is definitely the problem. We build those checkpoints into the plan on day one rather than discovering them on day 70.
