The association has not published a current fee schedule to the public web, so any number you see quoted online for a Mirror Lakes HOA fee is somebody’s guess. We do not guess. Gasoline engines are prohibited, swimming in the lake is prohibited, and the boat ramp on Mirror Lake Parkway is fob gated. No other community in Lehigh Acres carries the feature, and it is the single hardest thing about Mirror Lakes to replace elsewhere in the town.
  • The association has not published a current fee schedule. Its document library sits behind a resident login on FrontSteps, so the public folder will not answer the fee question. Ask for the estoppel certificate and read the assessment, the reserve position and the transfer fees before your inspection period expires. What the median actually tells you here

A median is the middle sale, not the average sale, and in a community with sixty years of housing vintages on the same streets that distinction is the whole story. Twenty-eight Mirror Lakes homes sold for less than $329,000 in the last year and twenty-eight sold for more. The spread between those two halves is wider in Mirror Lakes than it would be in a community built in a single build cycle, because the community is not one product. It is at least three.

The price per square foot figure, and how to read it

Dividing the Mirror Lakes median sold price by the Mirror Lakes median living area gives $200.00 a square foot. The same calculation on the town gives $194.60. Two cautions before you use that number. It is a ratio of two medians and not a median of per-foot prices, so it is a summary statistic and not a valuation. And it is calculated on living area rather than total area under roof, so it excludes garages, lanais and screen enclosures. Used carefully it says something real: Mirror Lakes buyers pay a premium per foot and receive a smaller than average house for it, which means they are buying the setting.

Where the 47 day figure comes from and why it matters

Days on market in the Southwest Florida MLS is measured from listing to contract, not to closing. A median of 47 means half of Mirror Lakes listings were under contract inside seven weeks. The town median is 51. Neither figure describes an overheated market. Both describe a market where correctly priced homes transact and incorrectly priced homes sit, which is the normal condition and the reason the pricing conversation is the most valuable hour of a listing appointment.

The rental layer, stated with its qualifier

Across Lehigh Acres, 1,616 leases closed in the same twelve months at a median rent of $1,750 a month, and the three bedroom single family house accounted for 944 of them. Applied against the Lehigh Acres median sold price of $309,998, that is a gross annual yield of about 6.8%. Applied against the Mirror Lakes median of $329,000 it is about 6.4%. Both figures are gross, before taxes, insurance, HOA, management and vacancy, and in this market insurance is the swing factor that makes the net number materially lower. Mirror Lakes wins on price per foot and loses on size

Read the last column. Mirror Lakes is the only named Lehigh Acres community in this table whose implied price per square foot exceeds the town’s, and it does so by 2.8%. It clears Savanna Lakes by 46% and Town Lakes by 31%. Now read the fourth column. Mirror Lakes is fifth of seven on size. Those two facts are the same fact stated twice: Mirror Lakes buyers are paying for something other than square footage, and what they are paying for is a lake system, a golf course frontage and a mature setting that the new construction communities cannot manufacture on a bare lot.

Only Town Lakes prices higher, and its sample is a quarter the size

Town Lakes shows a higher median at $340,000, but on twelve closed sales against Mirror Lakes’ fifty-seven. Twelve sales is a small enough sample that a single unusual closing moves the median several thousand dollars. Mirror Lakes at n equals 57 is the most statistically robust community median in Lehigh Acres. If you want one Lehigh community median you can lean on, it is this one.

Mirror Lakes against the segment nobody publishes

79.4% of every closed sale in Lehigh Acres carries no community name at all, and that scatter segment’s median of $314,900 runs $27,900 above the $287,000 median across the named communities. That is the reverse of every other market we publish, where the gated community commands the premium. The counts and the medians here are verified from our own MLS pull. The likely mechanism, newer construction on individual platted lots skewing the scatter younger than the 1990s and 2000s named communities, is inferred and we label it that way rather than stating it as fact.

Mirror Lakes is one of only two named communities in the table that beats the scatter median, and it beats it by $14,100. That is the honest version of the Mirror Lakes premium: it is real, it is measurable, and it is smaller than the community’s reputation would suggest.

What Is Actually Built at Mirror Lakes

Mirror Lakes is an established all ages residential community in central Lehigh Acres, centered on Milwaukee Boulevard, comprising several hundred homes across the broader Mirror Lakes area and the Meadows at Mirror Lakes sub-community. The housing stock is predominantly single family, with original platted-era construction alongside newer infill homes built on lots that sat vacant for decades.

The three vintages you will actually see

  • Original era homes. Single story, concrete block and stucco, low slope or shallow gable roofs, carports converted to garages in many cases, original 1960s and 1970s footprints typically well under the community’s 1,645 square foot median. These are the homes where roof age, re-pipe status and electrical panel vintage decide the price.
  • The 1990s and 2000s build wave. Larger footprints, two car garages, tile roofs on a portion of the stock, screened lanais. This wave is what pulls the community’s median living area up toward the town figure.
  • Modern infill. New single family homes built on individually held platted lots inside and around the community, generally post-2015, often on the same street as a home three times their age. These are the homes that trade closest to the top of the community’s range.

What that mix means for a valuation

There is no single Mirror Lakes house. A community with this much vintage spread has genuine condition variance from address to address, and that is the buyer’s real risk here, not the neighborhood and not the market. Two homes with identical square footage on the same block can be $80,000 apart on the strength of a roof, a panel, a re-pipe and an impact window package. An appraiser will find comparables. Whether those comparables actually resemble the subject property is a separate question, and it is the question we answer before you write the offer.

Lot character

Mirror Lakes sits on the Lehigh Acres platted grid, so lots are the quarter acre and half acre parcels the 1950s plat laid out, generally larger and more generously spaced than the lots in the new production communities on the edges of town. The trade for that space is that the streets were laid out before modern stormwater engineering, which is why the drainage section further down this page matters more here than it would in a 2024 community.

What is not here

Mirror Lakes is not a guard gated community with a staffed entry, a clubhouse restaurant, a fitness center or a bundled golf membership structure. It is not a golf community in the present tense either: the course closed around 2019 and the association’s current amenity list does not include golf, a clubhouse or a pro shop. It does not have a Community Development District, a resort pool complex or a social membership tier. If you are comparing it to Ibis Landing or to Westminster on amenity depth, it will lose that comparison, and any page that tells you otherwise is selling you something. What it has instead is the lake system and the setting.


How Mirror Lakes Came to Be

Mirror Lakes is one of the oldest planned pockets inside Lehigh Acres, and it predates almost everything else in the town that carries a community name. Its golf course opened in 1958 to a design by Roy Albert Anderson, a par 72 layout measured at up to 7,043 yards, which made it the oldest golf course in Lehigh Acres by roughly four decades over the town’s next oldest. That course is closed today, and its footprint is still the reason the streets here run the way they do.

The Lehigh Acres plat, and why a 1958 golf course is remarkable here

Lehigh Acres was platted in the 1950s by Lee Ratner as a tax shelter on former ranch land and sold nationally by mail order under a lot sales model that predates the Interstate Land Sales Full Disclosure Act of 1968. The plat eventually covered roughly 61,000 acres and about 152,000 quarter acre and half acre lots served by more than 1,400 miles of roads, absorbing the former Buckingham Army Airfield along the way. The grid was laid out with far more lots than infrastructure, which is why, seventy years later, the named and amenitized communities in Lehigh Acres are the exception rather than the rule.

A golf course and a maintained lake system going into that grid in 1958 was not the norm. It was the marketing centerpiece of the original land sales operation, built to give a mail order lot buyer in Ohio something to picture. That is the honest origin story, and it explains both what Mirror Lakes has and what it lacks. It has real water and a real course routing, and the routing outlived the golf. It lacks the modern amenity infrastructure that a 2005 developer would have built, because nobody was building that in 1958.

The peer reviewed record

The academic account of the Lehigh Acres land sales era is Stroud’s Rapid Growth and Development at Lehigh Acres in The Florida Geographer, and the planning account is the Spikowski Lehigh Acres Commercial Land Use Study prepared for Lee County. Both are linked in the sources block at the bottom of this page. Between them they explain the mismatch between platted lots and delivered infrastructure that still governs how Lehigh Acres develops today, and both are considerably more reliable than the folk history you will find on a community forum.

The golf course is closed, and that is the honest headline

Here is what the record supports, in both directions.

  • The history is documented and it is not in doubt. The course opened in 1958. The designer of record is Roy Albert Anderson. The layout is a par 72 measured at up to 7,043 yards. It was the oldest course in Lehigh Acres, and the community is laid out the way it is because that course went in first.
  • The closure is documented too. The Mirror Lakes course closed around 2019, alongside the Copperhead course, leaving Westminster and Majestic as the town’s operating courses. The Mirror Lake Community Association’s own current amenities page sets out the community’s amenities in full, and what it lists is three pools, tennis and pickleball courts, the lake and three playgrounds, plus a golf cart policy. It does not list a golf course, a clubhouse, a pro shop or tee times anywhere. The only golf reference on the entire page is a cart path rule requiring carts to be parked out of view from the golf course, which is exactly what survives when the paths and the footprint remain and the play does not.

So we will say it plainly rather than hedge it. You cannot play golf at Mirror Lakes. What you can buy is golf course frontage, mature landscaping and low density without a golf membership cost, and for a buyer who does not play, removing a four or five figure annual club obligation while keeping the open outlook is a feature and not a loss. For a buyer who does play, Westminster is the town’s operating alternative and we will show you both rather than talk you into the wrong one.

The real risk here is not the golf. It is the land. A closed course is a land-use question, and what happens to that acreage is the single biggest variable in the future value of a Mirror Lakes frontage lot. Before you waive due diligence, check the zoning on the parcel and on the adjacent course acreage, and ask the Lee County Department of Community Development whether any redevelopment application is on file. We do not know who owns that land and we do not know what is planned for it, and we are not going to pretend otherwise on a page you might buy a house from.

Where Mirror Lakes sits in the Lehigh Acres timeline

  • 1950s. The Lehigh Acres plat is laid out. Lots sell nationally by mail order.
  • 1958. The Mirror Lakes course opens, the first golf course in the town.
  • 1968. The Interstate Land Sales Full Disclosure Act changes the federal rules governing exactly the sales model that created Lehigh Acres.
  • 1990s and 2000s. The named gated communities arrive, Westminster in the mid 1990s and the Copperhead and Ibis Landing cluster in the 2000s. Mirror Lakes is already forty years old.
  • 2015. The Lehigh Acres Municipal Services Improvement District replaces the East County Water Control District as the drainage authority for the whole town.
  • 2019. The Mirror Lakes course closes, alongside Copperhead, leaving Westminster and Majestic as the town’s operating courses. The routing, the frontage and the cart paths stay. The golf does not.
  • 2020s. Modern infill construction fills long vacant platted lots throughout Lehigh Acres, including inside and around Mirror Lakes, and the scatter segment overtakes the named communities on price.

What It Costs to Own at Mirror Lakes

Owning in Mirror Lakes means a Lee County ad valorem tax bill, a Lehigh Acres Municipal Services Improvement District assessment, a Lehigh Acres Fire Control and Rescue District assessment, solid waste, homeowners insurance, and an association assessment that the Mirror Lakes associations have not published publicly. There is no Community Development District bond, which is the single largest cost item a comparable Estero or Babcock Ranch buyer would be carrying.

Taxable value in Florida is market value less the Save Our Homes assessment cap accrual and less exemptions, and the homestead exemption reduces the taxable value of a qualifying primary residence by up to $50,000. The Lee County Property Appraiser publishes a tax estimator that returns the line by line millage breakdown for a specific parcel, and that is the tool to use before you write an offer rather than after.

The HOA fee, and why we will not quote you one

The Mirror Lake Community Association and the Meadows at Mirror Lakes Homeowners Association have not published a current fee schedule to the public web. That is not unusual for an older Florida association and it is not a red flag by itself. It does mean that every fee figure you will find quoted for Mirror Lakes on a third party site is somebody’s recollection, somebody’s guess, or somebody’s stale copy of a number from an earlier decade.

The document that answers the question authoritatively is the estoppel certificate, which the association is obliged to produce on request in a sale and which states the current assessment, any special assessment, any amount owed on the parcel, transfer fees, and the association’s contact of record. Order it early. In a Florida transaction the estoppel routinely arrives late enough to compress the inspection period, and a buyer who waits for it is a buyer negotiating against their own clock.

What to ask the estoppel to tell you

  • The current regular assessment and its billing frequency, monthly, quarterly or annual.
  • Whether there is a special assessment in place, and if so what it funds and when it terminates.
  • The reserve position, and whether reserves are fully funded, partially funded or waived.
  • The transfer fee, the capital contribution and any application fee due at closing.
  • Whether the lake, the pools, the courts or the former golf acreage carries a separate assessment or obligation against the parcel.
  • Whether watercraft registration carries a fee and what the current registration rules are.
  • How many amenity fobs come with the parcel and what a replacement costs, which is $50.
  • Any open violation, lien or unpaid balance against the specific parcel.

The no CDD point, stated plainly

A Community Development District bond assessment in a comparable Southwest Florida community routinely runs from four figures to several thousand dollars a year per home and amortizes over decades. It is not optional, it survives resale, and it is disclosed under Florida Statutes section 190.048 precisely because buyers keep missing it. Mirror Lakes has none. Neither does any other named community in Lehigh Acres, because the town’s district is LA-MSID, which is a town-wide drainage and water control district rather than a community-specific infrastructure financing vehicle. When you compare a Mirror Lakes carrying cost to a Corkscrew corridor carrying cost, that difference is the largest single number on the page and it is permanent.

Insurance, the real swing variable

Florida property insurance is the item that decides whether a Lehigh Acres carrying cost pencils. Mirror Lakes is inland, roughly fifteen to twenty miles from the Gulf, and carries no storm surge exposure, so the underwriting question is wind and rainfall rather than surge. That prices differently from a coastal Lee County address and generally more favorably. Three practical rules.

  • Get a bound quote, not an estimate, before your inspection period expires. An estimate on an older roof is not a price.
  • Ask for wind mitigation credits on any roof built or replaced after 2002, and get the wind mitigation inspection done early enough to use it.
  • Confirm the four point inspection requirement with your carrier on any home over a certain age, which in practice covers most of the original era Mirror Lakes stock.

The Lehigh Acres Fire Control and Rescue District holds an ISO Public Protection Classification of 3 effective 1 March 2023 for parcels within five road miles of a district station, and the district publishes that its rating sits close to a 2. ISO classification is a direct input into homeowners insurance pricing, and a PPC 3 is a strong rating. Confirm the road mileage from the specific parcel to the nearest station, because the classification is distance dependent.


Governance at Mirror Lakes

Mirror Lakes is governed by three layers that do not overlap. The associations, the Mirror Lake Community Association and the Meadows at Mirror Lakes Homeowners Association with management through Premier Association Management, control covenants and community facilities. The Lehigh Acres Municipal Services Improvement District controls drainage and water control. Lee County controls land use, permitting and code enforcement. There is no city government and there is no CDD.

The associations, and how to read them

Two association names attach to this community in the public record. The Mirror Lake Community Association is the broader body and maintains the community’s amenity description at mirrorlakehoa.net. The Meadows at Mirror Lakes Homeowners Association governs the Meadows sub-community. Which one governs a specific parcel is a question of the recorded declaration attached to that parcel, not of the street name, and it is the first thing to establish in a Mirror Lakes purchase because it determines which set of covenants, which assessment and which estoppel you are dealing with.

Both are Florida not for profit corporations, so both are searchable on sunbiz.org for the registered agent, the officers, the annual report status and the filing history. A lapsed corporate filing is not fatal but it is worth knowing about. The recorded declaration, the articles, the bylaws and any amendments are recorded in the Lee County official records and searchable through the Lee County Clerk of Court.

Who actually answers the phone, and where the documents live

Management is through Premier Association Management, reachable at [email protected], with a correspondence address of P.O. Box 1282, Douglasville, GA 30133. Say the obvious thing out loud: the management company is out of state. That is not a defect and plenty of Florida associations run this way, but it is a legitimate thing for a buyer to know, because it shapes response times on estoppel requests, fob issuance, architectural review submissions and anything else that needs a human on the other end during a 15 day inspection period. Build the extra days into your timeline rather than discovering them.

The association’s document library sits on FrontSteps at mirrorlakehoa.frontsteps.com, and most of it is behind a resident login. The public folder is limited, so treat it as a starting point rather than as the record. For fees, the estoppel certificate remains the only authoritative source, and no folder on any portal changes that.

How to read an estoppel certificate

An estoppel certificate is the association’s binding statement of what is owed on a specific parcel as of a specific date. Under Florida law it is delivered on request in connection with a sale and it is the only fee document you should rely on. Read it in this order.

  • The regular assessment and its frequency. Convert it to an annual figure before you compare it to anything.
  • Any special assessment. Note the amount, what it funds, whether it is payable in installments, and the date it terminates. A special assessment that ends in eighteen months is a different fact from one that runs for eight years.
  • The reserve disclosure. Florida associations may fully fund, partially fund or waive reserves. A waived reserve is a deferred assessment with a future date on it.
  • Amounts owed on the parcel. Delinquencies, fines, interest and attorney fees. These follow the parcel unless the contract allocates them.
  • Transfer and capital contribution fees. Payable at closing, often not on the seller’s disclosure, and routinely a surprise.
  • Approval requirements. Whether the association approves buyers or tenants, and what that process takes in days. This is a closing date risk, not a paperwork detail.

LA-MSID, the district that is not a CDD

The Lehigh Acres Municipal Services Improvement District was created by the Florida Legislature by special act approved on 10 June 2015 under CS/HB 1255, replacing the predecessor East County Water Control District, and its authority was amended by HB 819 in 2024. It covers approximately 70,000 acres across eastern Lee County with a portion extending into western Hendry County under a 1961 judicial decree. It is responsible for drainage, water control, public improvements, community facilities, certain local streets and sidewalks and streetlights, and it operates the legacy canal and control structure system that the original land sales operation began building in the late 1950s.

Three things follow for a Mirror Lakes buyer.

  • LA-MSID levies a non-ad-valorem assessment on the tax bill. It is not a CDD bond and it is not community specific. Every parcel in Lehigh Acres carries the district.
  • LA-MSID is the body to ask about drainage on a specific parcel, about drainage easements affecting a lot, and about any pending capital project that would change a parcel’s hydrology. Its board meets monthly at 601 East County Lane in Lehigh Acres.
  • LA-MSID operates a permits function for ground disturbing work that intersects district canals or right of way. If you are planning a dock, a seawall repair, a lake bank change or any excavation near a canal, that permit question comes before the county building permit question.

Lee County, because there is no city hall

Lehigh Acres is unincorporated Lee County. There is no mayor, no city council and no municipal millage. Land use is governed by the Lee Plan, the county’s comprehensive plan, and by the Lee County Land Development Code, with a Lehigh Acres specific overlay in Design Standards Exhibit V-G. Lee Plan Goal 25 is Lehigh’s dedicated community planning goal. Code enforcement runs through the Lee County Department of Community Development. Every land use decision affecting a Mirror Lakes parcel routes through the five member Board of County Commissioners rather than through any Lehigh Acres body.


Amenities and Daily Life at Mirror Lakes

Mirror Lakes offers a lake system that permits electric and paddled watercraft with association registration, three swimming pools across three facilities, tennis and pickleball courts, and three playgrounds. All of it runs on a fob issued by the association. The watercraft permission is the genuinely distinctive item. No other named community in Lehigh Acres offers usable boating water inside the community, and it is the hardest feature here to replace anywhere else in the town.

The lakes, and the rules that define what lake life here actually is

The Mirror Lakes lake system is the community’s defining feature and the reason it carries the highest implied price per square foot of any named Lehigh Acres community. The association’s own current rules are unusually specific, and those rules, not the marketing, are what decide whether this lake suits you. Here is what the Mirror Lake Community Association publishes.

  • The boat ramp and its parking are on Mirror Lake Parkway, fob gated, open 7:00 AM to 9:00 PM daily.
  • Every watercraft must be registered with the association. Decals are vessel specific and owner specific, they are not transferable, and they are issued only to owners who are current on their assessments.
  • No internal combustion engines. Electric or paddled craft only, and gasoline powered watercraft are strictly prohibited. This one rule defines the whole experience: quiet water, no wake boats, no personal watercraft.
  • Pontoon boats are permitted up to 20 feet and 160 square feet.
  • A maximum of two watercraft per property or dock. Anything beyond two needs written architectural review approval. Lakefront owners may keep a maximum of two craft in contact with the water overnight, and nothing may extend more than 20 feet out from the shoreline.
  • Swimming in the lake is prohibited. Bank fishing and walking are allowed on the dam surface. Vehicles on the dam are not.
  • All the lots around the lake are privately owned, so lake users stay to the public area around the boat ramp and to the water surface itself.
  • No watercraft may be left at the ramp overnight, and craft must be kept covered when not in use and kept in operable condition.

Read that list once before you decide this is your lake, because it cuts both ways. If you own a bass boat with an outboard, Mirror Lakes is the wrong purchase and no amount of frontage fixes it. If you want an electric pontoon, a kayak or a paddleboard on quiet water three minutes from your driveway, there is nowhere else in Lehigh Acres that offers it at any price. Confirm the current rules and the registration process in writing with the association before you close, and ask whether launch access is deeded to the parcel or shared.

The pools, and there are three of them

The community runs three pools across three facilities: a recreational pool at Shoreline Parkway, a second recreational pool at Northwoods, and a full length lap pool at Connors Road. All three are fob gated and open 10:00 AM to 8:00 PM daily, with the season running from Memorial Day weekend through Labor Day. The Connors Road lap pool hosts the community’s Marlins swim team, which is a real thing for a family with a competitive swimmer and is not something any other Lehigh Acres community offers.

Three pools in a community of several hundred homes is unusual by Lehigh Acres standards, where most named communities carry one. One spelling note, because it will confuse you in the documents: the association writes the road both as Connors and as Conners. It is the same facility.

Tennis, pickleball and the playgrounds

Tennis and pickleball share the courts at the Shoreline Parkway facility, fob gated, open 8:00 AM to 8:00 PM daily. There are three playgrounds, at Shoreline, Connors Road and Northwoods.

Access to all of it runs on the amenity fob, and two fob details belong in your closing file rather than in a surprise. A replacement fob costs $50. And a fob stops working at closing, so the seller’s fob is not something you inherit in working order. Ask the association what the issue process and the turnaround look like before your closing date, and remember that the management company is corresponding from Georgia.

Golf, and why it is not on the amenity list

The golf course is the community’s origin and the reason the streets run the way they do: opened 1958, a Roy Albert Anderson design, par 72, measured up to 7,043 yards, the oldest course in Lehigh Acres. It is not operating. It closed around 2019, alongside Copperhead, and the association’s own current amenities page lists the pools, the courts, the lake and the playgrounds with no mention of a golf course, a clubhouse, a pro shop or tee times. The single golf reference on that page is a cart rule requiring golf carts to be parked out of view from the golf course, and the association does still maintain a golf cart policy, which is what you would expect where the cart paths survive the play.

So the honest amenity statement is this. Mirror Lakes is a lake community with golf course frontage and golf history. You cannot play here, and Westminster is where you play in Lehigh Acres. What Mirror Lakes gives you instead is the frontage, the canopy and the low density with no membership cost attached, and one open question you should answer before you waive due diligence: what the zoning permits on that acreage, and whether any redevelopment application is on file with the Lee County Department of Community Development.

What Lehigh Acres gives you outside the gates

Because Lehigh Acres has no city recreation department, the public amenity layer is county and district run, and it is better than its reputation.

  • Veterans Park on Homestead Road South is the de facto town square. Roughly 95 acres with three playgrounds including a boulder playground, a splash pad, a dog park, a cricket field and a community pool campus. It stages the Memorial Day and Veterans Day ceremonies and the annual Keep Lee County Beautiful Great American Cleanup, and the Lee Health Mobile Care Unit stations there.
  • Harns Marsh Preserve off Sunshine Boulevard is 578 acres of managed stormwater and marsh with a 3.9 mile loop trail, snail kite habitat and more than 140 documented wildlife species. Serious birders rank it with the region’s marquee sites and almost nobody lists it alongside them. It is an LA-MSID water management asset that happens to be one of the best birding spots in Lee County.
  • East County Regional Library at 881 Gunnery Road North is the Lee County Library System’s regional branch for Lehigh Acres, Buckingham and Alva, not a small branch library.
  • Lehigh Acres Community Pool and the Lehigh Acres Senior Citizen Center are Lee County Parks and Recreation facilities.
  • Greenbriar Preserve is a Lee County preserve within the town.

Shopping and everyday errands

Lee Boulevard is the retail spine. Crossroads Shopping Center at Lee Boulevard and State Road 82 is anchored by a Publix at 5781 Lee Boulevard. A Walmart Supercenter sits on Lee Boulevard. Sunshine Plaza on Homestead Road carries a grocery anchor, hardware and everyday retail. The chain pharmacy and quick service restaurant layer runs along Lee Boulevard and Sunshine Boulevard. What Lehigh Acres does not have is a dense restaurant and boutique retail scene, and pretending otherwise would be dishonest. For that, the drive is west toward Fort Myers.

Community life

Lehigh Acres runs on its civic organizations rather than on a downtown. VFW Post 4174 and American Legion Post 323 jointly host the Veterans Day ceremony at Veterans Park every 11 November. The Greater Lehigh Acres Chamber of Commerce and the East Lee County Chamber of Commerce cover the business community. Lehigh Community Services, Habitat for Humanity of Lee and Hendry Counties, the Boys and Girls Club of Lee County, Kiwanis, Rotary and Keep Lee County Beautiful all have a Lehigh Acres footprint. The Great American Cleanup on the last Saturday in March is the easiest single day entry point into local volunteering.


Location, Roads and Commute from Mirror Lakes

Mirror Lakes sits in central Lehigh Acres, centered on Milwaukee Boulevard, inside a town of roughly 96 square miles that is unincorporated Lee County. The honest commute statement is this: Lehigh Acres trades drive time for price per square foot. The Fort Myers job centers and the I-75 corridor are a real drive from any Lehigh Acres address, and that drive is the trade you are making.

The arterials

  • Lee Boulevard runs east to west and is the town’s main commercial artery, from State Road 82 at the western boundary with Fort Myers through the center of Lehigh Acres and east toward Buckingham. It carries the largest retail loads and the hospital campus.
  • State Road 82 is the western connector toward Fort Myers and the I-75 interchange corridor. It is the road that decides most Lehigh Acres commutes.
  • Sunshine Boulevard runs north to south and is eastern Lehigh’s main artery. Lee County has adopted a four lane widening from State Road 82 to 23rd Street SW, with construction scheduled to begin in early 2026.
  • Homestead Road runs north from Lee Boulevard past Sunshine Plaza and the Veterans Park civic complex.
  • Joel Boulevard runs roughly parallel to Sunshine and connects Lee Boulevard north to State Road 80.
  • Gunnery Road runs through the heart of the town past Lehigh Senior High School, the East County Regional Library and Tortuga Preserve Elementary.

The commute, stated honestly

There is no rail, no expressway through the town and no direct I-75 interchange inside Lehigh Acres. A commute from a central Lehigh Acres address to the Fort Myers employment core runs west on Lee Boulevard or State Road 82, and the peak hour on those two roads is the single biggest quality of life variable in a Lehigh Acres purchase. Florida SouthWestern State College’s Lee Campus in south Fort Myers is roughly sixteen to eighteen miles from central Lehigh Acres. Southwest Florida International Airport is reached via State Road 82 and Daniels Parkway or Alico Road.

If you are moving from a coastal Lee County address, drive the commute at the hour you would actually drive it, twice, before you buy. Everyone tells buyers this and almost nobody does it, and it is the single most common regret we hear from people who moved inland for price.

What is changing

  • The Sunshine Boulevard four lane widening from State Road 82 to 23rd Street SW is adopted, with construction scheduled to begin early 2026.
  • Lee Boulevard sidewalk reconstruction between State Road 82 and Sunshine Boulevard has been contracted, covering deteriorated sidewalk removal and replacement, ADA mats and curb repair.
  • The Alico Connector, a planned east to west connector, is expected to materially shorten drive time between Lehigh Acres and the I-75, Estero and Bonita Springs corridor when it is completed. Treat it as planned rather than as delivered, and do not let a listing agent price it into your offer.
  • LeeTran publishes its current projects for the county transit network, which serves Lehigh Acres with fixed routes.

The upside of the location

Being inland is not only a commute cost. It is also the reason Mirror Lakes carries no storm surge exposure, the reason its insurance underwriting question is wind and rainfall rather than surge, and a meaningful part of why a 1,645 square foot house here trades at $329,000 rather than at the coastal Lee County equivalent. The next section covers exactly what that means.


Schools Serving Mirror Lakes

Mirror Lakes is served by the School District of Lee County, which operates on a choice and proximity assignment model rather than on fixed street level attendance boundaries. Mirror Lakes Elementary School sits inside the community’s name and its immediate area. Assignment is never guaranteed by a street address, so verify current assignment with the district for the specific parcel before you buy.

The schools in the immediate area

  • Mirror Lakes Elementary School, 525 Charwood Avenue South, Lehigh Acres, grades PK through 5, enrollment around 1,237 with a student to teacher ratio near 18 to 1. It shares the community’s name and is the closest elementary campus to the community.
  • Lehigh Acres Middle School, 651 Sunrise Boulevard, grades 6 through 8, enrollment around 1,509.
  • Lehigh Senior High School, 901 Gunnery Road.
  • Veterans Park Academy for the Arts, 49 Homestead Road South, a PK through 8 arts magnet operated by Lee County Schools rather than a charter, and the highest testing campus in the Lehigh Acres area.
  • Harns Marsh Elementary and Harns Marsh Middle serve the eastern side of the town.

How Lee County assignment actually works

The district runs a choice model layered over proximity. That means a home is not simply zoned for a school in the way a buyer moving from another state expects. Enrollment, capacity, sibling preference and the annual choice window all affect the outcome. Two practical consequences.

  • Never rely on a listing remark, a school rating site or this page for assignment. Verify with the district at leeschools.net for the specific address in the specific school year.
  • Ask about transportation eligibility separately. Choice assignment and bus eligibility are different questions with different answers.

New capacity, because Lehigh Acres is growing faster than its schools

The east zone has been the district’s construction priority. Amanecer Elementary has opened and a new Lehigh Acres Middle School has been built, both adding capacity in the town. The district is also building Elementary L at 17250 State Road 82, opening in August 2026 in temporary portable classrooms behind Lehigh Senior High School, with a permanent 1,000 seat campus scheduled for 2028 and site capacity reserved for a future middle school in 2028 and a high school in 2032. The program is funded through the half cent sales tax approved by voters in 2018. The Lee County Schools new construction project updates page is the authoritative tracker.

The honest framing on school ratings

Lee County School District rates in the lower half of Florida districts on state accountability measures, and most Lehigh Acres campuses reflect the high poverty student population they serve. Veterans Park Academy for the Arts is the area’s standout. Mirror Lakes Elementary has posted above average results in fifth grade science. If school ratings are your top decision criterion, that is a legitimate reason to look at the Estero and Bonita Springs corridors instead, and we will tell you so rather than talk you into a house. The Florida Department of Education publishes school grades and accountability data, and that is the source to use rather than a commercial ratings site.


Flood, Wind and Insurance at an Inland Lehigh Address

Mirror Lakes is inland, roughly fifteen to twenty miles from the Gulf of Mexico, and carries no storm surge exposure. The real exposure at a Lehigh Acres address is wind and rainfall driven flooding, not surge. Most of Lehigh Acres is mapped FEMA Zone X, but pockets along the canal grid map into Zone AE and Zone A, and a lake community deserves a parcel specific check rather than a town level generalization.

Surge versus rainfall, and why the distinction is worth money

A coastal Lee County property is underwritten for storm surge. An inland Lehigh Acres property is not, because the surge simply does not reach it. That is a genuine and permanent differentiator and it shows up in insurance pricing. What replaces it is rainfall. Lehigh Acres received roughly 14.42 inches of rain during Hurricane Ian on 28 September 2022, and that rainfall, falling onto a 1950s platted grid served by a canal and control structure drainage system, produced widespread flooding of canals and low lying streets, particularly in the older platted areas. Much of that flooding fell on parcels mapped as Zone X.

What Hurricane Ian did at Mirror Lakes specifically

We do not have a parcel level or community level damage record for Mirror Lakes, and we are not going to characterize the community’s Ian experience from a town level statistic. What we can tell you is the general framing that applies to every inland Lehigh Acres address: Ian crossed inland Lee County as a major hurricane, Lehigh Acres saw predominantly wind and rainfall damage rather than surge damage, and the county’s own after action report is the authoritative account. For a specific Mirror Lakes address, the questions that produce real answers are these.

  • Pull the permit history for the parcel from the Lee County Department of Community Development and look for post 2022 roof, window, door or structural permits.
  • Ask the seller directly, in writing, whether the property flooded in Ian and whether an insurance claim was filed. Prior claims affect current insurability.
  • Ask the carrier for the loss history on the address through a CLUE report.
  • Ask LA-MSID whether any drainage capital project affecting the immediate area is planned or under way.

The FEMA mapping question, which is live news

Lee County is in the middle of a flood map cycle and it matters to any Lehigh Acres buyer.

  • The Lee County Department of Community Development maintains a page covering the 2022 FEMA flood map revisions.
  • It also maintains a separate page covering the 2026 proposed FIRM revisions. Proposed panels can change a parcel’s zone, and therefore its insurance requirement, on a schedule that has nothing to do with your closing date.
  • Pull the effective panel for your exact parcel at the FEMA Flood Map Service Center search page, then check the proposed panels. Do both. A parcel that is Zone X today and proposed AE tomorrow is a different purchase.
  • Lee County participates in the FEMA Community Rating System, the voluntary program under which a community earns floodplain-management credits that discount National Flood Insurance Program premiums. The size of that discount is not fixed, and it is smaller now than most published guidance says. In April 2024 FEMA withdrew Lee County’s 25% CRS discount, which had been in place for 17 years and was worth a collective $14 to $17 million a year to Lee County flood policyholders, citing unpermitted work, lack of documentation and failure to properly monitor activity in special flood hazard areas. Any page still quoting a 25% Lee County CRS discount is quoting a figure that no longer applies. Ask your agent what class Lee County holds on the day you bind.

Wind, and the credits nobody claims

Lehigh Acres is in a wind borne debris region and Florida building code requirements have tightened repeatedly since 2002. On a community with Mirror Lakes’ vintage spread, wind mitigation features are the difference between two very different insurance quotes on two visually similar houses.

  • Roof covering age and material. Post 2002 is the line that matters most.
  • Roof deck attachment and roof to wall connection. Clips, single wraps and double wraps price differently.
  • Opening protection. Impact rated windows and doors, or code approved shutters covering all openings. Partial protection generally earns nothing.
  • Secondary water resistance. Frequently present on a newer roof and frequently not documented.

Order the wind mitigation inspection early. On an older Florida home it is the cheapest report in the transaction and routinely the one with the largest financial consequence.

Flood insurance, whether or not it is required

Zone X does not mean no flood risk. It means the National Flood Insurance Program does not federally require coverage for a mortgaged property. Ian demonstrated the difference in Lehigh Acres. Preferred risk flood policies on Zone X parcels are inexpensive relative to the exposure, and on a lake community we think the question deserves a serious answer rather than a reflex.

Practical sequence for a Mirror Lakes buyer

  • Get a bound insurance quote before the inspection period expires, not an estimate.
  • Order the four point and wind mitigation inspections on any older home in the first week.
  • Pull the effective FEMA panel and the 2026 proposed panel for the exact parcel.
  • Ask for the CLUE loss history and the seller’s written flood disclosure.
  • Confirm the road distance from the parcel to the nearest Lehigh Acres Fire Control and Rescue District station, because the ISO PPC 3 classification applies within five road miles of a station.

Utilities: Central Service, Well and Septic

Utility service is the single most under-asked question at a Lehigh Acres address. Where central service exists, water and sewer come from the Florida Governmental Utility Authority Lehigh Acres system. Much of the platted grid is still on private potable water wells and on-site septic. FGUA serves roughly 12,620 customers against a town with more than 37,000 households, so the majority of Lehigh Acres dwellings are not on central service.

Why this is a real due diligence item and not a footnote

Three different service situations exist across Lehigh Acres, and they carry different costs, different maintenance obligations and different resale implications.

  • FGUA central water and sewer. Monthly utility billing, no well or septic maintenance, no drainfield to replace, and the cleanest resale position.

  • Which service situation applies to the exact parcel. Do not accept a listing remark. Confirm with FGUA.
  • If septic, the tank location, the age, the last pump out date and the drainfield condition. Order a septic inspection separately. It is not part of a standard home inspection.
  • If well, the well depth, the pump age, the pressure tank age, any treatment equipment, and a current water quality test. Lehigh Acres sits over brackish water in places and treatment is common.
  • Whether a septic to sewer conversion project affects the street. FGUA has been pursuing a conversion project affecting roughly 290 homes in the Lehigh Acres service area, and state funding for further phases has been at risk in recent budget cycles with cost sharing implications for affected owners. That is a potential future assessment on a specific street, and it is exactly the kind of item a buyer finds out about after closing.

FGUA capital work

FGUA’s principal current capital project in Lehigh Acres is Lehigh Acres Water Treatment Plant No. 2, a planned 1.5 million gallon per day reverse osmosis plant treating brackish water wells. Read the water quality report before you buy. It takes ten minutes and it is the only unmediated answer to the question everyone asks about Lehigh Acres water.

Electricity, waste and the rest

Solid waste appears as a non-ad-valorem assessment on the Lee County tax bill. Lee County Utilities operates a wastewater facility serving part of the town separately from FGUA. Confirm electric service, internet availability and provider options for the specific address, because availability in an older platted grid varies street by street more than buyers expect.


Healthcare and Services Near Mirror Lakes

Mirror Lakes residents are served by HCA Florida Lehigh Hospital at 1500 Lee Boulevard, the only acute care hospital in East Lee County, with roughly 88 beds and a 24 hour emergency department. The wider regional network including the trauma center in Fort Myers is operated by Lee Health. That combination, an in-town hospital plus a regional trauma network twenty minutes west, is better than most inland Florida communities of this size manage.

HCA Florida Lehigh Hospital was acquired by HCA Healthcare from the former Lehigh Regional Medical Center and completed the transition in late 2024. Service lines include emergency services, cardiology, gastroenterology, general surgery, nephrology and orthopedics. The HCA acquisition came with a Lee County capital commitment that also funds a new freestanding emergency facility on Alico Road.

Lee Health operates the region’s hospital network and the trauma center in Fort Myers. It maintains an outpatient presence on Lee Boulevard, and the Lee Health Mobile Care Unit, a 36 foot mobile clinic, has stationed at Veterans Park since April 2024. Lee Community Healthcare operates a Lehigh Acres location on Lee Boulevard. Urgent care storefronts, both independent and national brand, run along Lee Boulevard and Sunshine Boulevard.

Public safety

The Lee County Sheriff’s Office provides law enforcement, because there is no municipal police department. Fire and rescue is the Lehigh Acres Fire Control and Rescue District, an independent taxing district with five elected commissioners, seven stations covering roughly 142 square miles, funded entirely by its own assessment with no Lee County property tax support, holding an ISO Public Protection Classification of 3 effective 1 March 2023 within five road miles of a station.

Everyday services

The Florida Department of Health in Lee County operates locally. The East County Regional Library is the branch anchor. Lee County Parks and Recreation runs Veterans Park, the Lehigh Acres Community Pool and the Lehigh Acres Senior Citizen Center. Most buyers who tour Mirror Lakes are also touring one new construction community and one scatter listing. Here is the framing that resolves it. A new construction Lehigh Acres home gives you a warranty, a code compliant roof, an insurable envelope and no deferred maintenance, on a bare lot, in a community with no history. Mirror Lakes gives you a mature setting, boatable water, sixty years of canopy and a location that was chosen when Lehigh Acres was still choosing locations, on a house that will need you to underwrite its condition carefully.

Neither answer is wrong. They are different purchases with different risk profiles, and the data says the market prices them differently: the scatter’s $314,900 median against Mirror Lakes’ $329,000, on almost identical median square footage, 1,590 against 1,645. That $14,100 gap is the market’s price for the setting. Whether it is worth it to you is a preference, not a fact, and any page that tells you otherwise is selling.

What we will not do

We will not link or name a competing brokerage’s community page, and we do not publish medians for Ibis Landing, Copperhead or the Lehigh Resort Club and East Greens enclave. For Ibis Landing and Copperhead the reason is specific and worth stating: the Southwest Florida MLS files Copperhead addresses under Ibis Landing in both the development and sub name fields, and splitting the combined 53 sales by street address produces a 53% median gap between the two groups. Publishing a single median for that combination would be wrong for both halves. For the Lehigh Resort Club and East Greens enclave there was exactly one closed sale in twelve months, and one sale is not a market.


Honest Pros and Cons of Buying in Mirror Lakes

Mirror Lakes is the right purchase for a buyer who wants boatable water, a mature setting and the town’s deepest market record, and who is willing to underwrite the condition of an older house carefully. It is the wrong purchase for a buyer who wants square footage per dollar, a builder warranty, or a resort amenity package. Both statements are supported by the same data.

The genuine advantages

  • Boatable water, unique in the town. Watercraft permitted with association registration. Nothing else in Lehigh Acres offers it, which means the feature does not have a substitute at any price point in this market.
  • The deepest and most reliable market data of any Lehigh Acres community. 57 closed sales in twelve months. A median built on 57 sales tells you far more than a median built on 12.
  • The highest implied price per square foot of any named Lehigh Acres community, at $200.00 against the town’s $194.60. Value density is the strongest single indicator that a setting is doing real work.
  • Faster than the town. 47 median days on market against 51, and materially faster than the 83 day medians at Whispering Lakes and Town Lakes.
  • No CDD. No bond assessment, permanently.
  • A mature setting. Sixty years of tree canopy, established streets, larger platted lots and a routing that was laid out first, not fitted in last.
  • Inland, no surge exposure. A different and generally more favorable insurance underwriting question than a coastal Lee County address.
  • Three pools at three facilities, plus tennis, pickleball and three playgrounds, all fob gated, which is generous for a Lehigh Acres community of this size.
  • Golf course frontage with no golf membership cost. The course is closed, so a frontage lot keeps the open outlook and the mature landscaping with no club dues attached. For a buyer who does not play, that is a feature rather than a loss.
  • ISO PPC 3 fire protection within five road miles of a district station, which is a strong classification and a direct insurance input.

The genuine drawbacks

  • Condition variance is the real risk. Six decades of housing vintages on the same streets means two similar looking houses can be tens of thousands of dollars apart on roof, plumbing, panel and openings. This is the reason to have representation here.
  • Smaller than average houses at above average prices. 1,645 median square feet against Savanna Lakes’ 2,112, at a higher price. If square footage is what you are buying, this is the wrong community.
  • The golf course is closed and its acreage is an open land-use question. The history is documented and the frontage is real, but you cannot play here, and nobody can tell you today what that land becomes. Check the zoning and any redevelopment application with Lee County Community Development before you waive due diligence, because on a frontage lot it is the biggest variable in the property’s future value.
  • The lake is electric and paddle only, and swimming is prohibited. No gasoline engines of any kind. If you own an outboard boat or you pictured swimming off a dock, this is not the lake you are picturing.
  • The association fee is not published, and the document portal is mostly gated. You cannot price your carrying cost from public information, and the FrontSteps public folder will not do it either. You have to order the estoppel, and you have to order it early, from a management company that corresponds from Georgia.
  • Utility service varies parcel by parcel. Central FGUA service, FGUA water with septic, or full well and septic. Each is a different maintenance and resale position, and the difference is not visible from the street.
  • No guard gate, no clubhouse restaurant, no fitness center. If you are comparing amenity depth to Ibis Landing or Westminster, Mirror Lakes will lose.
  • Commute. Lehigh Acres trades drive time for price. There is no interstate interchange in the town and the westbound peak hour on Lee Boulevard and State Road 82 is real.
  • School ratings. Lee County School District rates in the lower half of Florida districts and most Lehigh Acres campuses reflect that. Verify assignment, and be honest with yourself about how much it matters to you.
  • Rainfall flooding is a real inland risk. Zone X is not zero risk, as Ian demonstrated on a 1950s drainage grid.

Who should buy here

The buyer who does best in Mirror Lakes owns a boat or wants to, values a mature neighborhood over a new one, is comfortable paying for an inspection package that includes wind mitigation, four point, septic and well testing where applicable, and understands that they are buying a setting rather than square footage.   • Is there a special assessment in place, what does it fund, and when does it end?
  • Are reserves fully funded, partially funded or waived?
  • What are the transfer fee, the capital contribution and any application fee due at closing?
  • Does the association approve buyers or tenants, and how many days does that take?
  • What is the current written watercraft policy: registration and decal process, permitted craft, the electric and paddle only restriction, the two craft limit, and whether launch or dock access is deeded or shared?
  • Does any assessment, obligation or maintenance liability tied to the former golf course attach to this parcel, and what does the association know about the ownership of the course acreage?
  • What are the current pool, court and boat ramp hours, how many amenity fobs come with the parcel, and what is the process and turnaround for issuing working fobs after closing, given that the seller’s fob stops working at closing and a replacement is $50?
  • What are the rental restrictions: minimum lease term, maximum leases per year, and any approval requirement?
  • Is there any open violation, lien or unpaid balance on this parcel?
  • Are there pending amendments to the covenants or pending litigation involving the association?

  • How old is the roof, what is the covering, and is there a permit record and a warranty?
  • Has the home been re-piped, and if so when and with what?
  • What is the electrical panel manufacturer and vintage, and is it a panel type carriers will insure?
  • Are the windows and doors impact rated, and is there documentation?
  • Is the home on FGUA central water and sewer, FGUA water with septic, or private well and septic?
  • If septic: tank location, age, last pump out, drainfield condition. Order a separate septic inspection.
  • If well: depth, pump age, pressure tank age, treatment equipment, current water quality test.
  • Is there a seawall, dock, lift or lake bank structure, and what is its condition and permit status?
  • What does the parcel’s permit history at Lee County show, particularly after September 2022?
  • What is the zoning on the parcel and on the adjacent closed golf course acreage, and is any redevelopment application on file with the Lee County Department of Community Development?
  • Has the property ever flooded, and has a claim ever been filed? Request the CLUE loss history.

  • What does the Lee County Property Appraiser tax estimator return for this parcel at your purchase price, without the seller’s homestead cap?
  • What is the LA-MSID assessment on the current tax bill?

What happens to the closed golf course land at Mirror Lakes?

We do not know, and neither does anyone who tells you they do. We are not going to claim to know who owns that acreage or what is planned for it. What we can tell you is how to find out for your specific parcel: check the zoning on the parcel and on the course acreage, and ask the Lee County Department of Community Development whether any redevelopment application is on file, before your inspection period ends. On a frontage lot, what that land becomes is the single biggest variable in the property’s future value, and it is worth an hour of due diligence rather than a guess.

Can you use a boat on the lakes at Mirror Lakes?

Yes, with real limits, and the limits are the whole character of the place. Watercraft are permitted on the Mirror Lakes lake system subject to registration with the association, and the decal is vessel specific, owner specific, non-transferable and issued only to owners current on their assessments. No internal combustion engines are allowed: electric or paddled craft only, with gasoline powered watercraft strictly prohibited. Pontoon boats are permitted up to 20 feet and 160 square feet, with a maximum of two craft per property or dock. Swimming in the lake is prohibited. The boat ramp and its parking sit on Mirror Lake Parkway, fob gated, open 7:00 AM to 9:00 PM daily. This is the community’s genuinely unique feature within Lehigh Acres, and by rule it is quiet water.

Is Mirror Lakes a gated community?

Mirror Lakes is not a guard gated community with a staffed entry. Certain amenities including the tennis courts use fob controlled access issued by the association. If a staffed gate is a requirement for you, Westminster and the newer Lennar and Centex communities are the Lehigh Acres options.

Does Mirror Lakes have a CDD?

No. Mirror Lakes has no Community Development District and neither does any other named community in Lehigh Acres. The town’s district is LA-MSID, the Lehigh Acres Municipal Services Improvement District, which is a town-wide drainage and water control district rather than a community-specific infrastructure financing vehicle. That means no CDD bond assessment, which is a meaningful and permanent cost advantage over the Estero and Babcock Ranch corridors.

What is the HOA fee at Mirror Lakes?

The associations have not published a current fee schedule to the public web. The association’s document library sits behind a resident login on FrontSteps, and the public folder is limited, so it will not answer the question either. Any figure you find quoted online is somebody’s estimate. Order the estoppel certificate from the association through your closing agent, and read the regular assessment, any special assessment, the reserve position and the transfer fees before your inspection period expires.

Which association governs Mirror Lakes?

Two names attach to the community in the public record: the broader Mirror Lake Community Association, which maintains the community’s amenity description at mirrorlakehoa.net, and the Meadows at Mirror Lakes Homeowners Association, which governs the Meadows sub-community. Management is through Premier Association Management, at [email protected] and P.O. Box 1282, Douglasville, GA 30133, so the management company is out of state and that is worth knowing when you are working to an inspection period clock. Association documents sit on FrontSteps behind a resident login. Which body governs a specific parcel is determined by the recorded declaration on that parcel, not by the street name.

Are there community pools at Mirror Lakes?

Yes, three, across three separate facilities: a recreational pool at Shoreline Parkway, a second recreational pool at Northwoods, and a full length lap pool at Connors Road that hosts the community’s Marlins swim team. All three are fob gated and open 10:00 AM to 8:00 PM daily, with the season running Memorial Day weekend through Labor Day. Three pools is unusual for a Lehigh Acres community of this size. The association spells the road both Connors and Conners in its own material, and it is the same place.

What other amenities does Mirror Lakes have?

Tennis and pickleball share the courts at the Shoreline Parkway facility, fob gated and open 8:00 AM to 8:00 PM daily. There are three playgrounds, at Shoreline, Connors Road and Northwoods. The boat ramp on Mirror Lake Parkway is fob gated and open 7:00 AM to 9:00 PM daily. Everything runs on the amenity fob, a replacement costs $50, and a fob stops working at closing, so ask the association about the issue process and turnaround before your closing date rather than after it.

No. Mirror Lakes is an all ages community. The 55 plus niche inside Lehigh Acres is anchored by the East Greens enclave at the Lehigh Resort Club on Joel Boulevard.
