The neighborhood is spelled "Ana's Place" by its association and the master association, "Anas Place" in the Collier County Clerk's index, and most of its homes appear in county land records under a different name altogether, "Pelican Strand Replat 5." Living in Ana's Place at The Strand as a Homebuyer

Living in Ana's Place at The Strand means owning a 1999 to 2001 detached pool home on your own lot in a single row of 32 homes on Ashford Lane, with a lake and golf fairway behind the pool cage, a preserve across the street, the lawn in the association fee and the clubhouse under half a mile away.

Ana's Place is one of the smallest and most uniform neighborhoods in The Strand: one row of homes, one declaration, one developer, a three-year building window and the same setting behind every home. It sits near the middle of the community, on the west side of Strand Boulevard just north of the clubhouse, which is why the master association calls it "centrally nestled in The Strand." What follows is what daily life there looks like, drawn from the recorded documents, the master association's published pages and the county's records.

What Is Ana's Place?

Ana's Place is a residential neighborhood of 32 platted lots governed by a homeowners' association under Chapter 720 of the Florida Statutes. Its Declaration of Covenants, Conditions and Restrictions for Ana's Place was made by Ana's Place Development Corporation, signed by its president, John Globetti, and recorded August 14, 1998 at Official Records Book 2451, Page 1868 in the Collier County Clerk's records. The land it covers is Tract 9 of the Pelican Strand master plan, which the county's plat records show was divided into 32 lots by the Pelican Strand Replat-5 in October 1998, with one lot replatted again as the "Ana's Place" plat in April 2000.

The association is Ana's Place Homeowner's Association, Inc., Florida Division of Corporations document N98000004114, active, filed July 13, 1998, with its principal address in care of Advanced Property Management Services in North Naples. Above it sits The Strand Master Property Owners Association, Inc. (N97000001156), a Chapter 720 homeowners' association under the master declaration at Official Records Book 2292, Page 1637, managed by Dorrill Management Group. Ana's Place votes as one block of 32 on the master association's 2026 annual meeting ballot, one vote per home.

Thirty-Two Homes in One Row

The master association's Ana's Place page describes the neighborhood this way: "Ana's Place is centrally nestled in The Strand on Ashford Lane. A site of exceptional beauty, its 32 villas with private pools each face the Preserve on the south side and the lake and the 6th fairway of Preserve to the north." The county's address layer confirms the count exactly: Ashford Lane carries 32 single-family address points, every one of them an Ana's Place home, plus three non-residential points farther along the street that belong to a golf course parcel and to the Turnberry Woods condominium.

On the federal aerial image at the top of this page the shape reads plainly: a single curving row of 32 homes on the north side of Ashford Lane, pool cages behind nearly every roof, a lake and the Preserve nine's fairway and bunkers behind them, and a dense wooded preserve filling the land across the street to the south. The outline on the image is the union of the 32 home lots and the two small association tracts at either end of the row, drawn from Collier County's public parcel layer.

Golf and Lake Behind, Preserve in Front

The setting is the reason Ana's Place trades where it does. Behind the homes is the Preserve nine of the club's 27 holes, which the Florida State Golf Association rates as part of the club's hardest combination: Sabal and Preserve from the Black tees carry a slope rating of 155 on the FSGA club record, the highest slope the system assigns. In front of the homes, across Ashford Lane, is a wooded preserve with no homes in it, so the street faces trees rather than a neighbor's garage doors.

Golf-front has a cost as well as a value. Errant balls, early-morning mowers and course maintenance are part of the view, and the declaration requires every lawn to be kept, irrigated, to the pavement edge and to the waterline of any abutting lake. We walk every Ana's Place buyer through which part of the fairway or lake a home faces, which way the lanai points, and what the afternoon sun does to a north-facing pool.

Who Owns at Ana's Place?

The 2026 preliminary tax roll answers this better than any brochure. Of the 32 Ana's Place homes, 18 (56.3%) carry a homestead exemption, 20 owners have a Florida mailing address and 12 have a mailing address in another state, from Illinois and Massachusetts (two each) to Missouri, Minnesota, Wisconsin, Michigan, Indiana, North Carolina, New York and Pennsylvania; none has a foreign address. Across all 1,072 residential parcels in The Strand, 415 (38.7%) have an out-of-state owner address, so Ana's Place's out-of-state share, 12 of 32 or 37.5%, is almost exactly the community's. In plain terms, and this is our reading rather than a survey, Ana's Place is a mix of full-time owners and northern seasonal owners in about the proportion The Strand as a whole shows.

Ownership is also long. In the county sales file, 10 of the 32 homes show no sale for value since 2013 or earlier, and 3 none since 2005 or earlier. That is why Ana's Place trades only a few times a year, and why a well-priced Ana's Place listing tends to meet buyers who have been waiting for one.

A Day at Ana's Place

A February weekday on Ashford Lane might start with coffee on a lanai that looks across a lake to the Preserve nine, a short drive or cart ride to the clubhouse, about 0.4 miles and two minutes away by our routing, for a morning tee time and lunch at Tavern 59, then errands along the Immokalee Road corridor: the Publix Pelican Strand store at 5624 Strand Boulevard sits just outside the main gate, about 1.7 miles and seven minutes from the middle of Ashford Lane (OSRM public routing, measured September 29, 2026). Vanderbilt Beach is about 6.2 miles and 12 minutes by car from the corner of Strand Boulevard and Immokalee Road. The evening might be a swim in your own pool, since every one of the 32 homes carries a pool on the county roll, while the association's landscapers keep the lawn.

Ana's Place at The Strand Market Snapshot: What Ana's Place Homes Actually Sell For

Ana's Place at The Strand recorded twelve MLS closings in the five years to September 26, 2026, from $810,000 to $1,229,000, with a median of $979,500 (the mean of the two middle sales). One closed in the last twelve months, at $1,125,000, and no Ana's Place home was listed or pending on September 26, 2026.

Ana's Place produced three or four MLS sales a year from 2022 to 2024, one in 2025 and one in 2026, so every figure below states its window and its count. Three rules govern the numbers. MLS price per square foot divides by the listing's living area, the county roll's area is a different measure, and the two are never compared with each other. Where a window holds fewer than ten sales we list the sales instead of leading with a median. And where a count is even, the median is the mean of the two middle sales, and we say so. The MLS Sub/Condo field is typed by listing agents, so we assigned every Strand closing to its neighborhood by street: an Ashford Lane closing without a unit number is Ana's Place, and one with a unit number is Turnberry Woods. All twelve Ana's Place closings also read "Ana's Place" in that field.

The Last 12 Months: One Closing

One Ana's Place home closed from September 27, 2025 to September 26, 2026: a four-bedroom-plus-den home with 3.5 baths and 3,338 square feet of living area, which closed July 1, 2026 at $1,125,000, 90.36% of its $1,245,000 list price, after 69 days on the market, at $337.03 per living square foot. With one sale there is no median to quote, so we list it.

That sale carries its own lesson. The same home had closed at $1,125,000 in April 2023, at full list price in 4 days. Three years later it listed $120,000 higher and closed at the same number after more than two months. A buyer reads that as a flat price; a seller should read it as the market telling the list price where it stood. The two-bedroom-plus-den homes, by contrast, have recorded the neighborhood's highest prices per square foot: $537.62 in December 2024 and $434.78 in March 2025, both at or above list.

What Is for Sale at Ana's Place Right Now

On September 26, 2026 the MLS showed no active Ana's Place listing and no pending sale. With one closing in twelve months and 32 homes in the neighborhood, supply is simply whatever the next seller brings. For a buyer that means setting up a search before the right home appears, and having the flood, roof and insurance questions below answered in advance. For an owner it means the next listing will have the field to itself.

Every group holds fewer than ten sales, so we list them and quote no group median. Two readings hold anyway. The two-bedroom-plus-den homes of about 2,100 to 2,300 square feet have sold for the highest prices per square foot, from $365.27 to $537.62, and since October 2024 every one of them has closed at $980,000 or more. The four-bedroom-plus-den homes of about 3,200 to 3,300 square feet have sold for the lowest, $292.49 to $337.74 per square foot, and three of their four sales closed below the asking price. Size alone does not price an Ana's Place home, and the county's building records suggest why: two of the four-bedroom homes that sold pair a base area just under 2,000 square feet with more than 3,200 square feet of listed living area, which points to a second level, so we check each listing's floor plan before comparing.

Ana's Place Against The Strand's Other Neighborhoods

Across The Strand's 61 MLS closings in the last twelve months, the median sold price was $610,000 (odd count, an observed sale) and the median time on market was 51 days. Over five years, Ana's Place's median of $979,500 sits in the detached tier of The Strand, next to Sawgrass at The Strand ($980,000, nine sales) and below The Links at The Strand ($1,167,500, ten sales) and the Single Family Homes association ($1,775,000, 24 sales). Its median price per square foot, $362.14, is close to the villa neighborhoods and well below The Links' $425.17, which is what a larger average plan and a quieter resale market look like in the record. The County Record, Back to the Developer

The Collier County Property Appraiser's sales file, in files dated August 29, 2026, shows the whole life of the neighborhood. The lots changed hands as vacant land from October 1998 to October 2000, at $54,000 a lot in 29 of 30 recorded vacant sales for value. The finished homes then sold one at a time: 31 homes with a full history show a first improved sale from 1999 to 2002 (10 in 1999, 18 in 2000, 2 in 2001 and 1 in 2002), at a median of $391,300 and a range of $338,000 to $520,300. The thirty-second home sits on the one-lot Ana's Place plat, whose county parcel history begins only in 2017.

The county layer and the MLS layer disagree in two places, and we report both. The county coded the $810,000 July 2022 MLS sale as not qualified, so it does not appear in the county's counts. And the county records a qualified $890,000 sale in June 2023 that does not appear in the MLS pull, an off-market sale. Both layers still hold 12 sales in the 60 months to their end dates: the county's twelve have a median of $979,500 (even, the mean of $979,000 and $980,000) and a range of $835,000 to $1,229,000, and its 72-month window holds 15 at a median of $950,000.

First-Hand Block: One Ana's Place Home's Recorded History, 2000 to 2026

We traced one Ana's Place home, a four-bedroom-plus-den plan, through every deed the county holds, and its chain is the neighborhood's price history in seven lines. The vacant lot sold for $54,000 in June 2000. The finished home sold new for $446,800 in December 2000. It resold for $780,000 in September 2006, at the top of the last boom, and then for $650,000 in August 2017 and $620,000 in February 2019. In April 2023 it closed at $1,125,000, at full list price in four days. In July 2026 it closed at $1,125,000 again, after listing at $1,245,000 and spending 69 days on the market. That is 2.5 times its 2000 price in 26 years, but the 2006 buyer waited until 2023 for the next gain, and the 2023 buyer's first list price in 2026 outran the market. We read that chain as the whole case for pricing an Ana's Place home to its plan and its condition on the day it lists.

Our Read of the Ana's Place Market

Our read, from the record above and not a forecast: Ana's Place repriced from the $800,000 to $980,000 band of 2022 and early 2023 into a $980,000 to $1,230,000 band from 2024 on, on five sales. The fast, full-price sales were mostly the two-bedroom-plus-den plans priced within the recent range; the slow ones were the large four-bedroom plans listed at or above the prior sale. With nothing on the market on September 26, 2026, supply is thin, and a seller who lists into the winter season with a price anchored to the plan's own recent sales, not to the neighborhood's highest, should expect real interest. A buyer should expect to wait for the right plan and to move quickly when it comes up.

Which Plat Is Ana's Place On, and Why Do County Records Say "Pelican Strand Replat 5"?

Ana's Place at The Strand sits on Tract 9 of the Pelican Strand master plan. The recorded Pelican Strand Replat-5 of October 1998 divided that tract into the lots of today's 31 homes, and the one-lot "Ana's Place" plat of April 2000 replatted the thirty-second. Pelican Strand Replat Tract 15 is a different set of homes.

This section settles a question that confuses title searches, appraisals and online listings alike. When the one Ana's Place home that sold in the last twelve months closed in 2026, the county recorded the sale under "Pelican Strand Replat 5," not "Ana's Place," and a plat of similar size, "Pelican Strand Replat Tract 15," is easy to mistake for it. We went to the recorded plats in the Collier County Clerk's viewer and to the county's public map layers, and the documents answer it plainly.

Step One: Tract 9 of Pelican Strand Replat-1B, 1997

Pelican Strand Replat-1B, recorded in Plat Book 29, Pages 23 to 27, created a parcel labeled Tract 9. On August 14, 1998 the master developer, Pelican Strand, Ltd., recorded a Declaration of Neighborhood Covenants for "Tract 9, Pelican Strand Replat-1B," at Official Records Book 2451, Page 1864. It is four pages long and it sets the neighborhood's size for good: "no more than thirty-two (32) residential units" may be built in it, every home's plans need the master Construction Committee's approval, and construction of a home must begin within one year of the first conveyance of its lot. It was signed for the master developer by W. Neil Dorrill as president of its general partner. Four pages later in the same book, recorded the same morning, is the Ana's Place declaration itself.

Step Two: Pelican Strand Replat-5, October 1998

On October 30, 1998 the master developer recorded the plat of Pelican Strand Replat-5 in Plat Book 31, Pages 2 to 4. The Clerk's reference sheet for the plat, at Official Records Book 2475, Page 3267, describes it as a replat of a portion of Tract 9 and a portion of Tract FD6 of Pelican Strand Replat-1B, in Section 18, Township 48 South, Range 26 East. That replat is where the 32 home lots were drawn, as Tract 9, Lots 1 to 32, together with the street tract and the small common tracts around them.

Step Three: The One-Lot Ana's Place Plat, April 2000

On April 18, 2000 Ana's Place Development Corporation recorded a plat named simply "Ana's Place" in Plat Book 34, Page 32. Its Clerk reference sheet, at Official Records Book 2665, Page 674, describes it as a replat of a portion of Tract 9 of Pelican Strand Replat-5. On the county roll today that plat holds exactly one home, recorded as "Ana's Place, Lot 1," sitting in the row between Lots 22 and 24 of Replat-5, where the Replat-5 numbering skips Lot 23. The county's subdivision map layer carries both plats under their own names and plat book references.

What Pelican Strand Replat Tract 15 Actually Is

Pelican Strand Replat Tract 15, recorded in Plat Book 31, Pages 92 to 93, is 30 home lots on Barclay Lane and Strand Boulevard, plus two common tracts, with homes the county dates from 2000 to 2007. None of them is on Ashford Lane, none is in the Ana's Place association, and none is an Ana's Place home. Those homes belong to The Strand's single-family streets. The practical point for an owner or a buyer: when a title commitment, an appraisal or a lender's form describes an Ana's Place home as "Pelican Strand Replat 5, Tract 9, Lot" and a number, that is correct, and the Ana's Place declaration still governs it, because the declaration binds the Tract 9 lots conveyed to the Ana's Place developer.

How Did Ana's Place at The Strand Come to Be?

Ana's Place at The Strand was created in August 1998, when Ana's Place Development Corporation recorded its declaration of covenants over Tract 9 of the Pelican Strand master plan on the same morning the master developer recorded Tract 9's neighborhood covenants. The lots were replatted that October, and all 32 homes were finished and sold from 1999 to 2002.

From Pelican Strand to The Strand

The Strand began as Pelican Strand, developed by Pelican Strand, Ltd. with Pelican Strand Development Corporation as its general partner; construction began in 1996 and the golf course opened in 1997. The partnership, the development corporation and the master association all took The Strand name on April 30, 1999, which is why the Ana's Place declaration of 1998 still speaks of "Pelican Strand" throughout and names "the Pelican Strand Master Property Owners Association, Inc." Naples Daily News reported in 2014 that the Tavilla family developed the community in partnership with Paul Hardy. The zoning is Collier County's Pelican Strand planned unit development, restated in Ordinance 02-57 in November 2002 with a cap of 1,160 homes.

The Ana's Place Declaration of August 1998

The declaration was made by Ana's Place Development Corporation, "hereinafter referred to as 'Declarant' or 'Developer'," a Florida corporation separate from the master developer, and prepared by the Naples law firm Morrison and Conroy. Its Plan of Development places Ana's Place inside the Pelican Strand planned unit development and under three layers of recorded covenants: the master declaration at Official Records Book 2292, Page 1637; the Tract 9 neighborhood covenants at Book 2451, Page 1864; and the Ana's Place declaration itself. "In the event of any conflict between the Neighborhood Covenants and the Master Declaration, the Master Declaration shall control," the declaration says, and its use restrictions add that where they conflict with the master declaration, "the more restrictive provision shall apply."

The declaration also created the association, Ana's Place Homeowner's Association, Inc., "to be given the power and duty of maintaining and administering the Common Areas and enforcing this Declaration." Its exhibit describes the land only as "those certain lots conveyed by recorded conveyance from Pelican Strand, Ltd. to Ana's Place Development," which is why the plat records above, not the declaration, are what fix each lot's number.

The Developer Years, 1998 to 2002

The county sales file shows how the neighborhood was built out. From October 1998 to October 2000 the lots sold as vacant land, 29 of them at exactly $54,000 and one at $56,000. The finished homes then sold one at a time: 10 first sales in 1999, 18 in 2000, 2 in 2001 and 1 in 2002, at a median of $391,300 and a range of $338,000 to $520,300. The county roll's year-built field tells the same story: 13 homes completed in 1999, 16 in 2000 and 3 in 2001.

The Clerk's index also shows who stood behind the developer. From 1999 to 2004, AmSouth Bank's recorded loan modifications and financing statements name Ana's Place Development Corporation together with The Links at the Strand Development Corporation, Sawgrass at The Strand, Inc. and John R. Globetti, the president who signed the Ana's Place declaration. Our reading of those index entries is that one developer group built Ana's Place, The Links and Sawgrass; the records we read do not name a builder brand for the homes, and the MLS Sub/Condo field and the county roll carry only the neighborhood name.

While it owned lots, the developer controlled the association. The declaration gave it ten votes for each lot it owned and required it to hand control to the owners under section 617.307 of the Florida Statutes, three months after 90% of the lots were conveyed, or earlier at its option. The developer also carried the association's operating deficit instead of paying assessments on unsold lots, and was excused from funding reserves in that period.

The Boom, the Crash and the Recovery in the Deeds

The county's qualified sales trace Ana's Place through two cycles. First sales ran at medians of $372,100 in 1999 and $381,800 in 2000. By 2005 and 2006 resales were closing at medians of $582,000 and $780,000, then fell to single sales of $625,000 in 2008 and $495,000 in 2010 and a median of $461,000 on four sales in 2012. Through the 2010s Ana's Place traded in a $457,950 to $585,000 band of annual medians, and the climb began in 2020: $680,000 on one sale, then $580,000 on two in 2021, $900,000 on three in 2022, $920,000 on four in 2023, $1,030,000 on three in 2024, $990,000 on one in 2025 and $1,125,000 on one in 2026 through August. Plans, Sizes and Stories

The twelve Ana's Place homes sold on the MLS since 2022 carried living areas of 2,117 to 3,338 square feet: six two-bedroom-plus-den homes of about 2,100 to 2,300 square feet, two three-bedroom-plus-den homes of 2,435 and 2,727, and four four-bedroom-plus-den homes of about 3,200 to 3,300. The master association calls the homes "villas," but they are detached houses on their own lots. The county roll's base area, 1,899 to 2,435 square feet for the main building, measures the building's footprint, not its living area. Two of the four-bedroom homes that sold pair a base area just under 2,000 square feet with a listed living area above 3,200, which points to a second level over part of the house; the MLS does not record stories, so we confirm each plan before comparing it.

Pools, Spas and Lanais

Every one of the 32 Ana's Place lots carries a pool on the county roll, and 18 also carry a spa, which is what the aerial shows: a screened pool cage behind nearly every roof, opening north toward the lake and the golf course. Since the 1999 First Amendment, the declaration makes "the swimming pool, if any, on their lot and any pool enclosures, decks, patios, walkways" the owner's responsibility to maintain, and the original declaration requires gas tanks for pool heaters to be stored below ground. A new cage, a resurfacing or a heater is therefore an owner decision within the architectural rules, not an association project.

What You Own at Ana's Place

At Ana's Place you own your lot and your house in fee simple. The declaration defines the common areas as the land it covers other than the platted lots and the easement areas, to be deeded to the association; on the county roll the Ana's Place association holds two small tracts at the ends of the row, of 0.13 and 0.11 acres, while the 2.54-acre tract under Ashford Lane is in the master association's name. Your lot's boundaries are on the recorded plat, and the declaration gives each owner an easement over any part of the driveway that runs beyond the lot line. There is no undivided share of a building, no association insurance on your house and no association approval required by the declaration to buy or sell, which is the core difference from the condominium neighborhoods of The Strand, including Turnberry Woods' coach homes farther along the same street.

Garages, Driveways and the Street

Each Ana's Place home has an attached garage, and the declaration protects it: "No automobile garage shall be permanently enclosed or converted to other use without the written permission of the Board of Directors," and "All garage doors must remain closed except upon entering or exiting the garage." Under section 5.1 as amended in 1999, the association's assessments pay for "minor repair and maintenance of driveways on each Lot from each residence to the roadway," while "non-routine or extraordinary maintenance, repair or replacement" of the driveway falls to the owner. The declaration budgets for streets and sidewalks only "to the extent that such improvements are a part of the Common Areas," and with the street tract in the master association's name, the adopted budget and the estoppel certificate are where to confirm which association pays for the pavement.

How Old Are the Big Systems?

An Ana's Place home completed in 2000 is 26 years old in 2026, so its original roof, air conditioning, pool equipment and water heater have almost certainly been replaced at least once, and possibly twice. The roof is the owner's under the 1999 First Amendment, which lists "painting and repair of roof, gutters, down spouts, and exterior building surfaces" among the owner's duties. The county's building records show later improvements on many homes, dated from 2006 to 2023, but the county's permit records, not the listing's remarks, tell a buyer when each system was last replaced; we pull them for every Ana's Place home we list or show.

What Amenities Come With an Ana's Place at The Strand Home?

Ana's Place at The Strand's amenities come in three layers: each home's own pool on a lot facing a lake and the Preserve nine; The Strand's gatehouse, lakes and preserves under the master association; and The Club at The Strand, where every Ana's Place owner holds a mandatory Social membership with no initiation fee, under half a mile away.

Inside Ana's Place

Ana's Place has no neighborhood clubhouse or community pool; every home has its own pool, and the shared amenities are the setting. The common areas the association maintains are listed in section 4.2 of the declaration: streets, driveways and sidewalks to the extent they are common areas; "landscaped areas including lawns, shrubs, trees and other planting"; walls, fences, signs, street lights and fountains; sprinkler systems and drainage easements; and common-area lighting and irrigation water. The master association's Ana's Place page adds what owners value most: "With nature abundant, the open, airy feeling lends a certain relaxing escape to this uniquely private setting. Yet all the conveniences of the Strand Clubhouse are conveniently situated within a short walk or drive."

The Club Membership Every Ana's Place Owner Joins

The Club at The Strand, 5840 Strand Boulevard, is a private, non-equity club owned since 2014 by The Strand at Naples, LLC. Its 2026 Membership Brochure makes Social membership mandatory for every Strand homeowner, with no initiation fee for Strand homeowners and annual dues of $4,162 in 2026. Upgrades are optional: a Sport membership at a $40,000 initiation and $7,652 in dues, a Single Golf membership at an $80,000 initiation and a Full or Family Golf membership at a $100,000 initiation, with golf dues scaled by age (Full or Family $15,861 at 56 and over). The club advertises "NO Assessments, NO Capital Dues, NO Hidden Fees, NO Food and Beverage Minimums"; the brochure is the document to read before an offer, because dues change each season. From the middle of Ashford Lane the clubhouse is about 0.4 miles by road, about two minutes by car or a short cart ride, by our routing.

Golf on the Preserve Nine, Racquets and Dining

The club's 27 holes are three nines, Savannah, Sabal and Preserve, designed by Gordon G. Lewis, par 72 on every combination, per the club's golf page and the Florida State Golf Association's club record. Ana's Place backs to the Preserve nine's sixth fairway and its lake, and the Sabal and Preserve combination is the club's stiffest test from the back tees. LPGA Tour play came to the club from 1999 to 2001, the years Ana's Place was being built. The clubhouse, which the club puts at 55,000 square feet, gained a $2.4 million lower-level renovation in 2022, reported by Club + Resort Business, and Tavern 59 opened in 2023. The sports page lists Har-Tru tennis, pickleball, bocce and croquet, and the club has a heated pool and a fitness center with a day spa, described on its pool page and fitness and spa page.

The Master Association's Layer

The Strand Master Property Owners Association runs the staffed gatehouse and the north gate, the community's roads, lakes and preserves, and the bulk Comcast agreement; it is managed by Dorrill Management Group, 5672 Strand Court, per the master association's management page. Gate transponders cost $20 each under the transponder form. The Strand has no community development district: the Florida Commerce Official List of Special Districts lists none for it, and Collier County's district layer shows none at Ashford Lane, so an Ana's Place tax bill carries no CDD bond assessment.

What Are the HOA Fees at Ana's Place at The Strand?

The Ana's Place at The Strand homeowners' association fee is not published. The recorded declaration and its 1999 First Amendment say what it pays for: the common areas, each lot's lawn and landscaping, minor driveway repair, insurance, management and reserves, and the master association's assessments, collected and remitted. The amount comes from the budget or an estoppel certificate.

What the Ana's Place Fee Pays For

Section 4.2 of the Ana's Place declaration lists the common expenses: streets, driveways, parking areas and sidewalks that are part of the common areas; lawns, shrubs, trees and plantings on the common areas; walls, fences, signs, street lights and fountains; sprinkler systems, drainage easements and buffer areas; common-area electricity and irrigation water; management fees; property and liability insurance on the common areas; reserve accounts; and taxes on the common areas. Section 5.1, as rewritten by the First Amendment of December 1999, then adds the item that makes Ana's Place a low-maintenance neighborhood: "the Lot Owners shall be assessed by the Association for the maintenance of the lawn and landscaping on their Lots," together with "minor repair and maintenance of driveways on each Lot." The declaration requires the assessment to be paid quarterly, in advance.

The 1999 Change: Roof and Paint Moved to the Owner

The declaration as first recorded in August 1998 went further. Its original section 5.1 had the association provide "regular maintenance, including painting and repair of roof (excluding roof leaks and structural portions of the roof), gutters, down spouts, and exterior building surfaces" on every lot. The First Amendment, recorded December 14, 1999 at Official Records Book 2620, Page 3191 with the association's consent and the developer's lender joining, deleted that and moved "the maintenance of the exterior of the residence, including painting and repair of roof, gutters, down spouts, and exterior building surfaces (including walls, columns, trellises, doors and fences)" to the owner. Anyone reading only the 1998 document, or an old summary of it, will get the fee's scope wrong; the amended text is the one that governs, and we found no later amendment that moved the exterior back.

The Master Assessment Inside the Ana's Place Bill

The Ana's Place declaration is explicit on a question most Strand buyers have to guess at: "The Association shall collect all assessments and other sums due the Master Association as required of it by the Master Association," and it "shall remit the assessments to the Master Association pursuant to such procedures as may be adopted by the Master Association," with "Assessments due the Master Association by the Association" treated as "a common expense of the Association." By the recorded text, then, an Ana's Place owner's quarterly association bill carries the master association's share. The estoppel certificate for a specific home is where to confirm that the practice matches the text.

What the Fee Does Not Cover

Section 5.2 as amended leaves the house to the owner: the exterior, including paint, roof, gutters, downspouts and exterior surfaces; all interior repairs; the pool, its enclosure, decks, patios and walkways; "damaged or destroyed portions of their residence, broken glass or torn screens"; and major driveway work. The owner also insures the house: section 5.6 as amended requires "insurance policies in an amount sufficient to finance the repair or replacement of the improvements on the lot," proof within 30 days of the association's demand, and lets the association buy coverage and charge the owner if a policy lapses. Water, electric and internet are the owner's own accounts, apart from the master association's bulk cable agreement.

How to Get the Current Ana's Place Fee

There are three routes. The owner can share the current quarterly invoice and the adopted budget, which a Florida homeowners' association must make available to members under section 720.303. The association's manager handles resale requests: Sunbiz lists the association's principal address in care of Advanced Property Management Services, 1035 Collier Center Way, Suite 7, Naples, and that firm's agent signs the association's recorded certificates of approval for sales. And at contract, the estoppel certificate required by section 720.30851 states the regular assessment, anything unpaid and any special assessment adopted. We gather all three before an Ana's Place listing goes public, and a buyer working with Marc gets them before writing an offer.

Ana's Place at The Strand's Layered Costs: HOA Fee, Club Dues, Taxes and Insurance

Owning at Ana's Place at The Strand means paying four layers: the Ana's Place association fee, which by its declaration includes the master share; the club's mandatory $4,162 Social dues for 2026; Collier County property taxes, a median of about $7,300 a year for a non-homestead home on the 2026 preliminary roll; and the owner's own homeowner's insurance.

Collier County Property Appraiser 2026 preliminary roll, files dated August 29, 2026; the preliminary figure is an estimate before the final millage is adopted, and the Collier County Tax Collector issues the bill in November. A buyer's taxes will not follow the seller's: Florida's homestead cap resets to the new assessed value after a sale, so a long-held homesteaded home's bill of under $4,000 says little about the next owner's. Budget from the purchase price, not the current bill; a buyer paying about $1 million who will not homestead the home should expect a bill at or above the non-homestead median.

Layer 4: Homeowner's and Flood Insurance

Because the association insures only the common areas, an Ana's Place owner buys a full homeowner's policy on the house, including windstorm, and the declaration as amended requires coverage sufficient to rebuild. Flood insurance depends on the lender and the home's own determination, covered in the flood section below; every one of the 32 Ana's Place address points sits in unshaded Zone X on FEMA's effective map, a cleaner picture than at The Links at The Strand, where six Fairway Court address points fall in Zone AH on the same map. A wind mitigation inspection under section 627.0629 documents the roof and opening credits that move the premium.

One-Time Charges at Purchase

The recorded declaration we read sets no capital contribution for buyers, and the association's bylaws are not recorded with it, so the estoppel certificate is the place to see any transfer or capital charge the Ana's Place association or the master association levies. The closing will also carry the estoppel certificates, the association's certificate of approval for the sale (see the seller section), $20 per gate transponder and a prorated quarter of fees. The Florida documentary stamp tax on the deed, $0.70 per $100 of price under section 201.02, is customarily a seller's cost in Collier County, while in Collier County the buyer customarily pays the owner's title policy; the contract controls both.

The Ana's Place at The Strand Declaration, Covenants and Rules

Ana's Place at The Strand is governed by one recorded declaration of covenants from August 1998, amended in 1999 and 2016, sitting under The Strand's master declaration and Tract 9's 1998 neighborhood covenants. Maintenance and Rebuilding Duties

Article V, as rewritten in 1999, splits the work cleanly. The association maintains the common areas and every lot's lawn and landscaping, and under section 5.3 it may step in on any lot when an owner fails to make a needed repair within ten days of written notice, charging the cost back to that lot. The owner maintains everything else on the lot, from the roof to the pool. After a storm, section 5.4 requires the owner to start repairs within 30 days of the insurance settlement and finish within one year, to the architectural standards; if the owner does not, section 5.5 lets the association do the work, and the owner's insurance duty under section 5.6 backs it. That is a meaningful protection for neighbors after a hurricane, and a meaningful obligation for an owner.

The Amendments on Record

Three recorded changes matter, and a buyer who reads only the 1998 document will miss them.

  • The First Amendment, December 14, 1999 (O.R. 2620, Page 3191). Recorded by the developer with the association's consent and AmSouth Bank's joinder, it brought fourteen more lots of Tract 9, owned by a separate "Joined Owner," under the declaration, rewrote section 5.1 so the association keeps only lawn, landscaping and minor driveway work, rewrote section 5.2 so the owner keeps the roof, paint and exterior, and rewrote section 5.6 so every owner must insure the home for full rebuilding cost and show proof on request.
  • The 2016 Certificate of Amendment (O.R. 5261, Page 2686). Adopted at a members' meeting on March 8, 2016 by owners holding at least two-thirds of the voting interests, it aligned the neighborhood representative with the master declaration and replaced the amendment procedure: a proposed amendment now goes to a vote no later than the next annual meeting and passes with "at least two-thirds (2/3rds) of the voting interests who are present and voting, in person or by proxy."
  • The 2019 Bylaws amendment (O.R. 5599, Page 1307). Adopted February 15, 2019, it set the board at not less than three and not more than five directors, each an owner or an owner's spouse or companion, with staggered two-year terms.

We searched the Clerk's index under the association's name through September 2026 and found no amendment after 2019.

Term and Amendment

The covenants "run with and bind the Properties" for 30 years from recording, which runs to August 2028, and then renew automatically for successive ten-year periods unless owners of two-thirds of the lots record an instrument to change or end them. Under the 2016 procedure, amendments pass with two-thirds of the voting interests present and voting at a properly noticed meeting, and take effect when a certificate is recorded. The August 2028 date matters to a buyer only as a milestone: absent a recorded termination, the covenants simply roll into their first ten-year renewal.

The Master Declaration Above It

Ana's Place sits inside The Strand Master Property Owners Association, under the master declaration at Official Records Book 2292, Page 1637 and the Tract 9 neighborhood covenants recorded in 1998, with master documents amended in April 2022. The master layer sets a 30-day minimum lease term, allows two domestic animals per parcel, runs the gate and the architectural review, and charges the master assessment that the Ana's Place association collects. The Ana's Place association elects one neighborhood representative to the master association, as sections 1.16 and 3.4 of the declaration, amended in 2016, require.

Is Ana's Place at The Strand a 55+ Community?

No. Ana's Place at The Strand is not age-restricted. The recorded Ana's Place declaration contains no housing-for-older-persons restriction, and its own definition of a "Single Family" includes the owner's "spouse, children, parents, brothers, sisters," so families are contemplated by the document itself.

The Strand as a whole is not a 55+ community either, although many owners are retirees. At Ana's Place 18 of 32 homes carry a Florida homestead exemption, so a bit more than half of owners live there year-round. For families, Ashford Lane is zoned to three Collier County public schools rated A (see the schools section below), and Ana's Place plans run to four bedrooms plus a den.

Can You Rent Out an Ana's Place at The Strand Home?

Yes, with limits. The Ana's Place at The Strand declaration allows leases in writing with a copy to the board, for no less than 30 days, no more than three times a year, with no subleasing without board approval and no room rentals; The Strand's master declaration adds its own 30-day minimum. Short-term vacation renting is not allowed.

The Ana's Place Leasing Rules

Section 10.4 of the recorded declaration is short and complete: "All leases must be in writing and a copy of any lease shall be delivered to the Board upon commencement of the said Lease. There may be no leases for a period of less than thirty (30) days nor more than three (3) times per year. No subleasing or assignment of lease rights is allowed unless approved by the Board. No individual rooms may be rented and no transient tenants may be accommodated." A further sentence limits occupancy to the lessee, the lessee's family "within the first degree" of relationship, and their guests. Unlike the condominium neighborhoods of The Strand, the Ana's Place declaration does not require the association to approve a tenant in advance.

Ownership by a Trust or Company

The declaration allows a lot to be owned in a trust or by a corporation or other entity, but says the purpose is "to allow flexibility in estate or tax planning, and not to create circumstances in which the Lot may be used as short term transient accommodations." An entity owner must designate one natural person as the "Primary Occupant," and use by anyone else is treated as a lease. Co-ownership by more than two people also requires a designated primary occupant, and a life estate makes the life tenant the member.

What the Rules Mean for an Owner

In practice Ana's Place suits a seasonal owner who wants to lease the home for a month or a season while away, up to three times a year, and it does not suit a nightly or weekly rental plan. The master association's 30-day minimum and the gate's transponder rules, which issue transponders to "residents, members, and approved renters only," apply on top. With 18 of 32 homes carrying a homestead exemption, most Ana's Place homes are lived in by their owners for at least part of the year.

Pet Rules at Ana's Place at The Strand

Pets are welcome at Ana's Place at The Strand. The recorded declaration allows "pets of a normal domesticated household type such as a cat or dog," requires them to be leashed on common areas, makes owners clean up after them and lets the board remove a pet that becomes a nuisance; the master declaration allows two domestic animals per parcel.

The Ana's Place declaration sets no weight limit and no breed list, which is a real difference from the condominium neighborhoods: Turnberry Woods' declaration, on the same street, limits each unit to two household pets and forbids keeping them in a limited common element, and Mango Cay II's declaration caps dogs and cats at 30 pounds. The master association's two-animal limit is the binding number count. Livestock, poultry and breeding are prohibited. With a lake and a fairway behind every home, a leash and a fence plan matter more than the rule book; any fence is an architectural approval, the subject of the next section.

Architectural Review at Ana's Place at The Strand

Architectural review at Ana's Place at The Strand runs through The Strand's master association. The Ana's Place declaration requires written approval from the master association's Construction Committee before any building, fence, wall, screen enclosure, awning or other exterior change is started, judged for "harmony of external design and location in relation to surrounding structures and topography."

Section 6.1 of the declaration covers nearly everything an owner might change outside: "No improvement, addition or deletion of structure of any kind, including without limitation, any building, fence, wall, screen enclosure, awning, drain or other improvement shall be commenced," and no "addition, change, alteration, repair or replacement" made, until the plans are approved in writing by the committee the master association created. The 1998 neighborhood covenants for Tract 9 say the same thing from the master developer's side: every improvement is "subject to the reasonable approval of the Construction Committee." A new pool cage, a replacement roof in a different material or color, a generator pad, impact windows or a fence all start with that application, and with Collier County permits.

If the Master Association Steps Back

If the master association ever stops exercising review, the Ana's Place declaration creates its own Architectural Review Board of at least three members, appointed by the association's board, which may require two sets of plans, charge a processing fee and approve or disapprove any visible change. An owner who disagrees may ask the board to review an ARB decision within 30 days, and the board's decision is final. Florida's section 720.3035 limits review to what the recorded documents allow.

Rebuilding After a Storm

The architectural rules also govern rebuilding. A home damaged by "aging, fire, windstorm, flood or tornado" must be repaired to the standards the architectural article sets, starting within 30 days of the insurance settlement and finishing within a year. For an owner that means keeping the original plans, the permit history and the insurance policy's replacement-cost figure together, because all three come up at once after a hurricane.

Hurricanes, Flood Zone and Insurance at Ana's Place at The Strand

Ana's Place at The Strand sits outside FEMA's Special Flood Hazard Area on every current measure we ran. On FEMA's effective map all 32 Ashford Lane home address points are unshaded Zone X, and on FEMA's preliminary maps all 32 are unshaded Zone X as well. That is a different answer from Turnberry Woods on the same street.

The FEMA Flood Zones on Ashford Lane

We ran every Ana's Place address point in Collier County's public address layer, 32 in all, through FEMA's live National Flood Hazard Layer on September 29, 2026. The result: 32 of 32 points in Zone X, "Area of Minimal Flood Hazard"; none in shaded Zone X, the 0.2 percent annual chance flood area; and none in Zone AH, AE or any other Special Flood Hazard Area. The row straddles two FIRM panels: the 6 easternmost points fall on panel 12021C0211H, effective May 16, 2012, and the other 26 on panel 12021C0192J, effective February 8, 2024.

We also laid FEMA's zone polygons over the 32 lot outlines from the county's parcel layer. No part of any Ana's Place lot falls in Zone AH or AE on either map. On the effective map, eight lots carry a thin edge of shaded Zone X, from 0.2% to 3.0% of the lot's area and 0.25% of all lot area combined, along the lake and fairway side; on the preliminary map, none does. An address point is not a building footprint. A lender's flood determination, or an elevation certificate, decides the zone for a specific home, and we check both for every Ana's Place home we list or show; Collier County explains elevation certificates in its Building Bulletin 21.

Why Turnberry Woods, on the Same Street, Reads Differently

Ashford Lane continues past the last Ana's Place home, bends south along the preserve and reaches Turnberry Woods' eight coach-home buildings. There, FEMA's effective map puts five of the eight building points in Zone AH, a shallow-ponding Special Flood Hazard Area, and a 2012 FEMA letter of map amendment removed the buildings, but not all of the land, from the flood area; the preliminary map puts all eight in unshaded Zone X. Our Turnberry Woods at The Strand guide covers that in detail. The two neighborhoods share a street name and a zip code, not a flood answer, which is why we never quote a flood zone for "Ashford Lane" as a whole.

What FEMA's Preliminary Maps Show

FEMA's preliminary National Flood Hazard Layer puts all 32 Ana's Place address points in unshaded Zone X, on preliminary panels 12021C0211J and 12021C0192K dated March 20, 2025. Collier County announced a 90-day appeal and comment period beginning August 19, 2026 in its August 2026 release on the proposed Flood Insurance Rate Map. Until the new maps take effect, the effective panels govern. Unincorporated Collier County participates in FEMA's Community Rating System, which discounts National Flood Insurance Program premiums countywide.

Ground Height, Storm Surge and Evacuation

The USGS Elevation Point Query Service puts the ground at the 32 Ana's Place address points at 15.1 to 16.0 feet, a median of 15.65 feet (even count, the mean of 15.6 and 15.7), measured September 29, 2026. That is about a foot and a half above the middle of Fairway Court at The Links, sampled at about 14.0 feet for our Strand guide. Collier County's hurricane evacuation zone layer places Ashford Lane in Evacuation Zone D, called only after Zones A, B and C; the state's Know Your Zone program explains the order. On the National Hurricane Center's worst-case storm surge risk maps, The Strand shows no surge in Category 1 or 2 scenarios, and surge rises only in major-hurricane scenarios. In Hurricane Ian in 2022 the severe impacts in North Naples were confined to the immediate coastline, per the National Hurricane Center's report, and we found no Ana's Place damage record.

Building Code, Roofs and Openings

By the county roll, every Ana's Place home was completed from 1999 to 2001, before the statewide Florida Building Code took effect on March 1, 2002, as the Florida Housing Finance Corporation's briefing summarizes. For insurance the roof's age and attachment and the protection of the openings drive the premium, and on a 1999 to 2001 house those depend on what has been replaced since. A wind mitigation inspection under section 627.0629 documents roof-to-wall connections, roof shape and opening protection, and Citizens' discounts page explains the same credits for its policyholders.

Insuring an Ana's Place Home

At Ana's Place the owner insures the whole house, not an interior. Section 5.6 of the declaration, as rewritten in 1999, requires every owner to carry insurance "in an amount sufficient to finance the repair or replacement of the improvements on the lot, taking into account local construction costs and property values," to show proof within 30 days of the association's request, and lets the association buy coverage and charge the owner if a policy lapses. The association insures only the common areas. Flood insurance through the National Flood Insurance Program is priced under FEMA's Risk Rating 2.0; with every Ana's Place address point in unshaded Zone X, a lender will not ordinarily require it, and it is optional and usually inexpensive, though many owners carry it anyway. Before closing, get quotes on the specific home, with the wind mitigation report and, if one exists, the elevation certificate in hand.

Ana's Place at The Strand is zoned for 2026-2027 to Veterans Memorial Elementary School, North Naples Middle School and Aubrey Rogers High School, per Collier County Public Schools' address database, which returned the same three schools for all 32 Ana's Place addresses on Ashford Lane; all three earned an A from the state in 2024, 2025 and 2026.

We queried the district's database on September 29, 2026: 75 Ashford Lane records in all, including the Turnberry Woods units, and every one of the 32 Ana's Place addresses assigned to the same three schools, none flagged for rezoning. Grades are from the CCPS 2026 Accountability Brief of July 1, 2026 and the district's school and district grades page. Aubrey Rogers High opened in August 2023, which is why older Strand listings name a different high school; WGCU reported the opening. Zones change, so confirm any address in the district's public school zone lookup before relying on it.

County Permits and What Is Being Built Near Ana's Place at The Strand

Ana's Place at The Strand sits in a built-out zoning district, the Pelican Strand PUD, with no new homes planned inside the gate. The changes nearby are road projects on The Strand's east and south sides: the I-75 widening, a new I-75 interchange design at Immokalee Road and a planned Livingston Road flyover.

Permits for Work on an Ana's Place Home

Any work that touches the structure, the roof, the windows, the pool cage or the mechanical systems of an Ana's Place home needs Collier County permits and, under section 6.1 of the declaration, the master association Construction Committee's written approval before it starts. Collier County publishes its monthly building permit reports. A buyer's due diligence should include the home's permit history: roof, pool, cage, window and air conditioning permits, with their dates, tell the true age of the big systems on a 25-year-old house, and since 1999 every one of them has been the owner's cost.

The Zoning Around Ana's Place

The Pelican Strand PUD in Ordinance 02-57 caps The Strand at 1,160 dwelling units and 35 feet of residential height, and Collier County's PUD Master List marks it built out. On the aerial, Ana's Place's neighbors are the Preserve nine and its lake on the north, the wooded preserve on the south across Ashford Lane, Strand Boulevard and the clubhouse area to the east, and a utility and roadway corridor beyond the golf course to the west. The Tract 9 neighborhood covenants cap Ana's Place itself at 32 homes. We found no pending rezoning of The Strand itself.

Road Projects South and East of The Strand

FDOT's I-75 widening, project 452544-1, adds express and auxiliary lanes along The Strand's east edge with construction starting from fall 2026, and FDOT's project 454099-1 redesigns the I-75 interchange at Immokalee Road, with construction expected in early 2027. Collier County awarded a design contract for a Livingston Road flyover over Immokalee Road on July 28, 2026, reported by Gulfshore Business. FDOT's 2025 count put I-75 at The Strand at 116,388 vehicles a day (FDOT traffic data). Ana's Place sits in the middle of the community, with the golf course and preserve between it and both corridors.

Daily Logistics at Ana's Place at The Strand

Daily life at Ana's Place at The Strand runs through The Strand's staffed main gatehouse on Strand Boulevard, with the clubhouse about 0.4 miles away, lawn care in the association fee, an eight-hour limit on trucks, boats and trailers outside the garage, and Immokalee Road and I-75 about 2 miles down Strand Boulevard.

Gates, Transponders and Guests

The Strand's main gatehouse on Strand Boulevard is staffed, and residents use windshield transponders, $20 each under the master association's form, issued to "residents, members, and approved renters only." Guests and service providers are sent to the main gate on Strand Boulevard. From there Ashford Lane is a straight run up Strand Boulevard past the clubhouse, so an Ana's Place host can give visitors simple directions.

Parking and Vehicles

The Ana's Place declaration keeps the street clear: no boats, trucks, commercial vehicles, trailers, recreational vehicles or any motor vehicle other than a four-wheel passenger automobile or van may be parked on a lot outside the garage, or in the common areas, for more than eight hours, except vehicles working on a home or the grounds; vehicle repairs are limited to fully enclosed spaces; and garage doors stay closed. For owners with a boat or a work truck, off-site storage is the plan.

Lawn Care, Trash, Utilities and Mail

The association's landscapers maintain each lot's lawn and landscaping under section 5.1 of the declaration as amended in 1999, and the lawns are irrigated to the pavement. Trash must be kept in sanitary containers screened from view and set out only for pickup. All utility lines on the lots are underground, septic tanks are prohibited, and The Strand's bulk Comcast agreement is described on the master association's Comcast page and its October 2021 service letter.

Even-count medians are the mean of the two middle values. The Single Family Homes price per square foot rests on 24 sales with a recorded living area (even, the mean of $545.71 and $557.76).

What the Table Says About Ana's Place

Three readings. First, Ana's Place is priced with Sawgrass, $500 apart at the five-year median, and about $188,000 below The Links; within the detached tier it is the value step up from Eden and the condominium villas of Mango Cay. Second, its price per square foot, $362.14, is close to Mango Cay's and Sawgrass's and well below The Links' $425.17, because Ana's Place's larger plans pull the average down while its two-bedroom-plus-den plans have sold as high as $537.62 a square foot. Third, Ana's Place has been the slowest detached market of the last year, one closing against six at The Links, so an Ana's Place seller today competes with very little fresh inventory but also has few fresh comparables, which is exactly when plan-by-plan pricing matters. Anything a buyer's inspector will flag on the owner's side of the 1999 amendment: roof, gutters, exterior paint, the pool cage and screens, and pool equipment. The lawn is the association's.

Does my roof's age matter?

A great deal. Since 1999 the roof is the owner's, so the buyer's insurer will ask its age and type first. Have the permit record and the date of the last replacement ready.

Do I owe anything to the association when I sell?

Any unpaid quarterly assessment, special assessment or charge, which the estoppel certificates will list and the closing will pay; the certificate of approval is conditioned on all of it being current.

What does it cost to sell an Ana's Place home?

The commission you negotiate, documentary stamp tax on the deed at $0.70 per $100 of price, the estoppel certificates, your share of prorated taxes and fees, and any repairs you agree to. In Collier County the buyer customarily pays the owner's title policy, and the contract controls.

Is the commission negotiable?

Yes. Commissions are always negotiable, and we will walk you through what our marketing for your home includes before you sign.

How do the club dues affect my sale?

Every buyer takes on the mandatory Social membership, $4,162 in 2026, with no initiation fee for Strand homeowners, so it is part of the carrying cost every buyer compares, not a sale obstacle.

What is Ana's Place's recent price trend?

Up and uneven. Annual county medians rose from $580,000 in 2021 to $900,000 in 2022, $920,000 in 2023 and $1,030,000 in 2024, with single sales of $990,000 in 2025 and $1,125,000 in 2026.

Why did an Ana's Place home sell off the MLS in 2023?

The county records a qualified $890,000 sale in June 2023 that never appeared in the MLS, a sale made without an MLS listing. We can run a quiet sale too, but a marketed listing usually reaches more buyers.

How is my property tax prorated at closing?

The seller pays the year's taxes up to the closing date, usually as a credit to the buyer, because Collier County bills in arrears in November.

How do I compare my home with The Links and Sawgrass listings?

On price per square foot and plan. The Links' five-year median is $425.17 per square foot and Sawgrass's $365.36, against Ana's Place's $362.14; a buyer touring all three will weigh your lake and preserve setting against The Links' Savannah fairways.

Can I sell with a tenant in place?

Yes, if the lease allows showings and the buyer accepts the lease. Ana's Place leases must be at least 30 days, no more than three a year, with a copy to the board.

Can an out-of-state owner sell an Ana's Place home remotely?

Yes. Twelve of the 32 owners have out-of-state mailing addresses, and we handle showings, vendors, the association's paperwork and a remote closing for them.

What happens if my Ana's Place home does not sell?

We re-read the market with you, usually on price, plan and condition. The 2026 sale shows the pattern: a list price above the plan's last sale drew 69 days and closed $120,000 under the asking price.

Should I sell to an investor who calls me directly?

Compare any direct offer with a valuation first. With twelve MLS sales in five years and a thin inventory, an unsolicited offer is rarely the best price for a pool home on a lake.

Does being close to the clubhouse help my sale?

It is a real selling point: about 0.4 miles by road from the middle of Ashford Lane, and the master association describes the clubhouse as "a short walk or drive" away.
