Why Sell Your Ana's Place at The Strand Home With McGreevy and Comisar?

Ana's Place at The Strand is 32 detached pool homes in one row on Ashford Lane, and twelve of them closed through the Southwest Florida MLS in the last five years at a $979,500 median. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price an Ana's Place sale by plan, setting, roof and paperwork.

This page is written for the owner who is thinking about selling. For the neighborhood itself, from the 1998 declaration and the plat history to the flood points, the schools and the drive times, read our complete Ana's Place at The Strand neighborhood guide, which this seller guide sits beside, and for the fifteen neighborhoods behind the gate, our guide to The Strand in North Naples. Everything below answers one question: how to sell an Ana's Place pool home for the most money, with the fewest surprises, on a date you choose. Our Record Behind This Page

Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. We also show you the whole Ana's Place market. We tracked every one of its twelve Southwest Florida MLS closings over five years, every qualified Ana's Place deed in the county's recorded sales back to the first vacant-lot sale in October 1998, and the one off-market sale the MLS never saw. Where this page walks through a sale in detail, it is a public record sale, labelled as one.

Who Works Your Listing

You get Jesse and Marc, not an assistant with a template. Jesse McGreevy runs pricing, data, marketing and the paperwork, which at Ana's Place means the Ana's Place Homeowner's Association, its manager's certificate of approval for the sale, and The Strand's master association. Marc Comisar runs the field side: showings through the gatehouse, buyer agent conversations, inspections, and walkthroughs for the 14 Ana's Place owners who carry no homestead exemption and are often out of state when they sell. Reach Jesse at (239) 898-6072 or Marc at (239) 287-5873, and read more about the partnership on our about McGreevy and Comisar page.

What Makes Selling at Ana's Place at The Strand Different?

Selling at Ana's Place at The Strand differs from a typical Naples resale in seven ways: you convey a fee-simple lot and a whole house, the roof has been the owner's since 1999, signs follow the master association's guidelines, the manager records a certificate of approval, two estoppels apply, the records say Pelican Strand Replat 5, and the flood map is clean.

You Sell the Land and the House, Not a Unit

Ana's Place is a Chapter 720 homeowners' association, not a condominium. Your buyer receives a deed to a platted lot of 0.15 to 0.43 acres, a median 0.17 acres on the county's 2026 roll, with a detached house and a private pool on it. There is no condominium questionnaire for a lender, no building reserve study to read and no milestone inspection law that touches a one-story or two-level single-family house. That shortens the paperwork your buyer's lender needs, and we say so in the listing.

The Roof Has Been Yours Since 1999

The Ana's Place declaration as first recorded in August 1998 had the association paint and repair roofs. The First Amendment, recorded December 14, 1999 at Official Records Book 2620, Page 3191, moved "the maintenance of the exterior of the residence, including painting and repair of roof, gutters, down spouts, and exterior building surfaces" to the owner. Every Ana's Place buyer's inspector and insurer therefore asks about your roof first, and a seller who has the re-roof permit and a wind mitigation report on the table before the first showing removes the biggest negotiating lever a buyer has.

Signs Follow the Master Association's Guidelines

Section 7.7 of the declaration allows no sign except as approved, and after the developer era only "For Sale" signs that meet The Strand master association's guidelines. A buyer for your home therefore finds it online, through the MLS, or through an agent who already works The Strand's buyers, and we confirm the current sign standard before we order one.

A Certificate of Approval, Not a Veto

Section 10.3 says "There shall be no restrictions on transfers of Lots," and asks only that the association be notified. In practice the association's manager records a certificate of approval for each sale, for example at Official Records Book 6410, Page 930 in October 2024, stating "This approval is subject to all maintenance fees and assessments being current as of the date of the closing." We request it the day the contract is signed, so it never holds up a closing date.

Two Estoppel Certificates, One Bill

Ana's Place owners belong to the Ana's Place association and to The Strand Master Property Owners Association. The declaration requires the Ana's Place association to "collect all assessments and other sums due the Master Association" and remit them, so by the recorded text your quarterly Ana's Place bill already carries the master share. Neither association publishes its fee, so your buyer first sees the numbers on the estoppel certificates, which is why we order both the day a contract is signed.

The Records Say Pelican Strand Replat 5

Thirty-one of the 32 Ana's Place homes are described in county records as "Pelican Strand Replat 5, Tract 9, Lot" and a number, and the thirty-second as "Ana's Place, Lot 1." A buyer, an appraiser or a title examiner who searches only for "Ana's Place" misses most of the neighborhood's sales. We put the plat explanation in the listing file so nobody mistakes your home for a different subdivision.

A Clean Flood Map on a Street With Two Answers

All 32 Ana's Place address points sit in unshaded Zone X on FEMA's effective map and on its preliminary maps, and no part of any Ana's Place lot falls in Zone AH or AE on either. Turnberry Woods, farther along the same Ashford Lane, reads differently on the effective map, and so do six address points at The Links at The Strand. That is a selling point, and we put it in the listing on day one.

Key Takeaways for an Ana's Place Seller

These are the facts that set an Ana's Place at The Strand price in 2026, each drawn from the Southwest Florida MLS Matrix pull of September 26, 2026, the county's recorded sales and 2026 preliminary tax roll, and the recorded Ana's Place declaration, with the window and count beside every figure.

  • 60 months, the first window with ten or more sales: 12 MLS closings at a median of $979,500 (n=12, even, the mean of $979,000 and $980,000; no home sold at $979,500), from $810,000 to $1,229,000, at a median 98.13% of list and 19 days on market.
  • 12 months: one closing, a four-bedroom-plus-den home at $1,125,000 on July 1, 2026, 90.36% of its $1,245,000 list after 69 days. One sale is not a median.
  • 24 and 36 months: 4 closings from $980,000 to $1,229,000, and 5 closings at a median of $1,030,000 (n=5, odd, an observed sale).
  • The plan decides the price: the two-bedroom-plus-den homes of about 2,100 to 2,300 square feet have sold for $365.27 to $537.62 per living square foot; the four-bedroom-plus-den homes of about 3,200 to 3,300 for $292.49 to $337.74.
  • No competition on the day we pulled: no Ana's Place home was active or pending on September 26, 2026.
  • Priced right, homes go fast: the six sales that closed within 10 days averaged 100.96% of list; the four that took 48 days or more averaged 91.63%.
  • The county adds a sale the MLS missed: a qualified $890,000 sale in June 2023 with no MLS listing, and 12 county-qualified sales in 60 months at the same $979,500 median.
  • Paperwork: no approval right in the declaration, a manager's certificate of approval at closing, two estoppel certificates and the section 720.401 disclosure summary.
  • Flood and structure: 32 of 32 address points in unshaded Zone X, effective and preliminary; homes completed 1999 to 2001, with the roof the owner's since 1999.

Table of Contents

This seller guide runs from why an Ana's Place sale works the way it does, through the market, the recent sales, the comparison with The Links, pricing, marketing and negotiation, to costs, disclosure, paperwork, flood, the buyer's carrying cost, the rules, timing, the sell-or-lease decision, reviews and the seller FAQ.

Is Now a Good Time to Sell at Ana's Place at The Strand?

For an Ana's Place home priced to its own plan's record, yes. On September 26, 2026 no Ana's Place home was listed or pending, against twelve closings in five years, so the next listing has the neighborhood to itself. The caution is pricing: the last sale closed $120,000 under its asking price after 69 days.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)

Nothing for Sale on September 26, 2026

The Southwest Florida MLS showed no active Ana's Place listing, no pending sale and no contingent sale on the day we pulled it. With 32 homes and an average of about two and a half MLS sales a year over five years, Ana's Place supply is whatever the next owner brings. A buyer who wants a detached pool home on Ashford Lane this winter has nothing to choose from but your home, and that is leverage a seller only keeps if the price sits inside the record.

One Closing in 12 Months

The only Ana's Place closing from September 27, 2025 to September 26, 2026 was a four-bedroom-plus-den home of 3,338 square feet of MLS living area. It listed at $1,245,000 and closed July 1, 2026 at $1,125,000, 90.36% of list, after 69 days on the market, at $337.03 per living square foot. The same home had closed at $1,125,000 in April 2023, at full list in 4 days. The market did not fall between those two sales; the 2026 asking price simply started $120,000 above the record.

Against The Strand's Pace

Across all of The Strand, 61 homes closed through the MLS in the last 12 months at a median of $610,000 and a median 51 days on market, with 9 active listings on September 26, 2026, about 1.77 months of supply. Ana's Place is quieter than that: one sale in the last year, against six at The Links at The Strand, the other single-street neighborhood of detached pool homes. Quiet cuts both ways. It means little competition for your listing, and it means few fresh comparables for a buyer's appraiser, which is why we build the price from the plan's own sales rather than from the neighborhood's latest one.

The Season Sets the Calendar

Seasonal buyers tour Naples from December to April, and a little more than a third of Ana's Place owners have a mailing address in another state on the 2026 roll, 12 of 32. An Ana's Place home photographed, documented and listed in October or November is ready when they arrive. Four of the six fastest Ana's Place sales of the last five years, those that closed within 10 days, closed between January and April.

Thinking of Selling at Ana's Place? Start With a Plan-by-Plan Valuation

Your Ana's Place price starts with your plan, your view across the lake and fairway, your roof and your paperwork, and the last four closings ran from $980,000 to $1,229,000. What Have Ana's Place Homes Sold For in the Last Five Years?

Ana's Place at The Strand recorded 12 Southwest Florida MLS closings in the 60 months to September 26, 2026, at a median of $979,500 (even count, the mean of the two middle sales), from $810,000 to $1,229,000, at a median $362.14 per living square foot, 98.13% of list and 19 days on market. Sixty months is the first window holding ten or more sales.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)

Why 60 Months, Not 12

Ana's Place is 32 homes, and most of them are held for years: 10 of the 32 show no sale for value in the county record since 2013 or earlier. The last 12 months held one closing, the last 24 months four and the last 36 months five, too few to stand a price on. We widen the window until it holds ten or more sales, and 60 months is the first that does. Every figure below names its window and its count.

The 60-Month Window, Figure by Figure

  • Closings: 12, from September 27, 2021 to September 26, 2026.
  • Dollar volume: $11,788,000.
  • Median sold price: $979,500 (n=12, even, the mean of $979,000 and $980,000).
  • Range: $810,000 (July 2022) to $1,229,000 (December 2024).
  • Median per living square foot: $362.14 (n=12, even, the mean of $359.00 and $365.27); the mean of the twelve per-sale figures is $381.50.
  • Median sale-to-list: 98.13% (n=12, even, the mean of 98.00% and 98.25%); the mean of the twelve ratios is 96.99%; 5 of 12 closed at or above list.
  • Median days on market: 19 (n=12, even, the mean of 10 and 28 days).

Southwest Florida MLS Matrix, pulled September 26, 2026, our arithmetic. None of the twelve was a Sold Data Entry, a sale entered after closing and not marketed on the MLS; all twelve were listed and sold through it.

Southwest Florida MLS Matrix, pulled September 26, 2026. No Ana's Place home closed through the MLS from October to December 2021. Read as a line, the record steps from the $800,000s in 2022 to about $1 million in 2024, and holds there.

The County Record for the Same Years

The county's qualified sales tell the same story from a second, independent source. In the 60 months to August 28, 2026 the county recorded 12 qualified Ana's Place sales at a median of $979,500 (n=12, even, the mean of $979,000 and $980,000), from $835,000 to $1,229,000, and in 72 months 15 sales at a median of $950,000. The two layers hold different sales: the county coded the $810,000 July 2022 MLS sale as not qualified, and it records a qualified $890,000 sale in June 2023 that never appeared in the MLS. A listing agent who works only from the MLS never sees that June 2023 sale; your buyer's appraiser may.

Which Ana's Place Sales Matter Most to Your Price?

The Ana's Place sales that matter most to your price are the five-year closings of your own plan: six two-bedroom-plus-den sales, two three-bedroom-plus-den sales and four four-bedroom-plus-den sales since January 2022. Within them, the newest sales and the ones closest to your setting, roof and condition carry the most weight.

Every plan group holds fewer than ten sales, so we list ranges and quote no group median. Two readings hold anyway. Since October 2024 every two-bedroom-plus-den sale has closed at $980,000 or more, at or within two points of list. And three of the four four-bedroom-plus-den sales closed below their asking prices, by $95,000 to $150,000.

First-Hand Block: One Home, Two Sales at $1,125,000

This is a public record walk-through, not a McGreevy and Comisar listing. The four-bedroom-plus-den home at 5965 Ashford Lane has a recorded history from the vacant lot forward. The lot sold for $54,000 in June 2000, and the finished home sold new for $446,800 in December 2000. It resold for $780,000 in September 2006, for $650,000 in August 2017 and for $620,000 in February 2019. On April 27, 2023 it closed at $1,125,000, its full list price, in 4 days. It listed again in 2026 at $1,245,000, and on July 1, 2026 closed at $1,125,000 again, 90.36% of list, after 69 days. The 2023 seller priced at the record and sold in four days. The 2026 seller priced $120,000 above it and reached the same number two months later, with two months of carrying cost and a softer negotiating position along the way. A seller who reads those two sales correctly prices the first time.

The Same Listed Size, $394,000 Apart

Two two-bedroom-plus-den homes, each listed at 2,286 square feet, have closed at $835,000 (5969 Ashford Lane, September 2022, 95.43% of list) and at $1,229,000 (5945 Ashford Lane, December 2024, at full list in 28 days). Two years separate them, and so does everything an automated estimate cannot see: the condition, the updates, the pool and cage, the roof and the view. The $1,229,000 sale is the neighborhood's record and its highest price per square foot, $537.62. It is proof of what an Ana's Place home in top condition can bring, not a number to apply to every home of that size.

The Off-Market Sale in the County Record

The county recorded a qualified Ana's Place sale at $890,000 in June 2023 that never appeared in the MLS. It sits between the $835,000 and $950,000 MLS sales of that year, and it belongs in every Ana's Place comparable set even though no listing agent who works only from the MLS would find it.

Ana's Place at The Strand and The Links at The Strand are the two single-street neighborhoods of detached pool homes on owned lots behind The Strand's gate, built by the same developer group. Your buyer will tour both. The Links sells for more and more often; Ana's Place wins on its preserve frontage, its central location and a cleaner flood map.

Sources: the recorded Ana's Place and Links declarations via the Collier County Clerk; the county's 2026 preliminary roll; FEMA's National Flood Hazard Layer; Southwest Florida MLS Matrix, pulled September 26, 2026. Our Links at The Strand neighborhood guide covers the Fairway Court side in depth.

A buyer who wants every window on a fairway, a slightly newer house and a deeper pool of recent comparables leans to The Links. Its five-year median sits $188,000 above Ana's Place's, and its six closings in the last year give a buyer's lender plenty to appraise against. A Links seller has company; our Links at The Strand seller guide covers how those homes are priced.

Where Ana's Place Wins the Buyer

A buyer who wants water and a fairway behind the pool cage and trees rather than a neighbor's garage across the street leans to Ana's Place. So does a buyer who wants to walk or cart to the clubhouse, about 0.4 miles away, and a buyer whose lender or insurer asks about flood zones first: every Ana's Place address point is unshaded Zone X, while six Links address points sit in Zone AH on the effective map. And at $362.14 a living square foot against The Links' $425.17 over five years, an Ana's Place home is the value step into The Strand's single-family streets. Your listing should say all four things plainly.

And Sawgrass, Built by the Same Group

The county's recorded loan documents of 1999 to 2004 name the Ana's Place developer together with the developers of The Links and Sawgrass at The Strand, so the three neighborhoods are siblings in more than price. Sawgrass recorded nine MLS sales in five years, fewer than our ten-sale threshold, so we do not quote a Sawgrass median as a market rate; we list its sales for any buyer comparing the two, and we expect a Sawgrass buyer to tour Ana's Place too.

How Do We Price an Ana's Place Home?

We price an Ana's Place at The Strand home from the five-year MLS closings of its own plan, cross-checked against the county's recorded sales, the setting behind the cage and the condition of the roof and systems, then set a list price inside that plan's record rather than from the $979,500 overall median, the square footage or the county's value.

Plan First

The two-bedroom-plus-den homes and the four-bedroom-plus-den homes are two different markets at Ana's Place. The smaller plans have sold for the highest prices per square foot, $365.27 to $537.62; the largest for the lowest, $292.49 to $337.74, and three of their four sales closed below asking. Pricing a four-bedroom home at a two-bedroom home's price per square foot is the most common way an Ana's Place listing stalls.

Then the Setting Behind the Cage

Every Ana's Place home faces the lake and the Preserve nine on the north and the wooded preserve across Ashford Lane on the south, but no two lots see the same water, the same stretch of fairway or the same afternoon sun. The MLS does not code view consistently, so we walk the lanai, note which part of the lake and fairway the home faces, and price the setting against the sales we can match.

Then the Roof, the Pool and the Paper

The roof's age, the air conditioning, the pool equipment and cage, impact openings, the kitchen and baths move an Ana's Place price inside its plan's band. So does the paper: the re-roof permit, a current wind mitigation report, the Construction Committee's approval of any exterior change, and a clean estoppel answer a buyer's questions before they become a discount. On a house completed from 1999 to 2001, a buyer assumes the worst about anything undocumented.

Measure on the Listing's Living Area, and Say So

The county roll's base area for an Ana's Place home, 1,899 to 2,435 square feet, measures the main building's footprint, not its living area, and two of the four-bedroom homes that sold pair a base area just under 2,000 square feet with more than 3,200 square feet of listed living area, which points to a second level. We price on MLS living area, the measure every comparable in the table above uses, state it plainly in the listing, and never mix it with the county's figure.

Why the County's Value Is Not Your Price

The 2026 preliminary roll puts Ana's Place just values at $659,126 to $933,115, a median of $770,780 (n=32, even, the mean of $767,799 and $773,761), while MLS sales in the last 24 months ran $980,000 to $1,229,000. The one 2026 sale closed about 35% above its home's 2026 preliminary just value. A just value is a tax figure as of January 1, not an offer.

The Number You Get

You get a recommended list price, a range, the comparable sales behind it and the net you would take home, in writing, from a free Ana's Place at The Strand home valuation. Call Jesse direct at (239) 898-6072 to start.

How Do We Market an Ana's Place Home?

We market an Ana's Place at The Strand home online and agent to agent, because the declaration limits signs to master-approved "For Sale" signs and many buyers shop from out of state: professional photography, video and drone that show the lake, the fairway and the preserve, a full MLS listing on living area, The Strand buyers we already work with, and a listing file that answers the roof and flood questions first.

Drone and Photography That Show Both Sides of the Street

The setting is the product. The drone shows the pool cage opening onto the lake and the Preserve nine's sixth fairway, the wooded preserve filling the land across Ashford Lane, and the clubhouse a short ride down Strand Boulevard. The ground photography leads with the pool and lanai, the den, and the garage, and on a four-bedroom plan it shows the second-level space a buyer cannot picture from the square footage.

A Listing That Gets the Records Right

Many Ana's Place listings carry an "HOA fee" no document supports, call the homes villas or condominiums, or leave the Pelican Strand Replat 5 legal description unexplained. Ours carries the MLS living area, the plan, the fee-simple form, the 1999 roof rule, the lease and pet rules as recorded, the Zone X result for all 32 address points, and a plain statement that the fees come from the estoppel certificates.

Reaching Buyers Before the Gate

Buyers for Ana's Place come from three places: the MLS and the sites it feeds, buyer agents who already work The Strand, and our own database of qualified buyers. We call the agents whose buyers toured The Links, Sawgrass and the single-family streets in the last season, because those buyers are the likeliest to want what Ana's Place offers for less.

Showings Through the Gatehouse

Marc Comisar runs every showing through The Strand's staffed gatehouse on Strand Boulevard and puts buyer agents on the gate list. For an owner who is away, he handles access with a key holder or the manager, checks the pool and the lanai before each tour, and reports feedback the same day.

Discretion When You Want It

Some Ana's Place owners prefer a quiet sale, and the June 2023 county-recorded sale shows that quiet sales happen here. We can show the home privately to qualified buyers first, then tell you honestly what the open market would likely add. Call Jesse direct at (239) 898-6072 to talk through which route fits your timing.

How Do We Negotiate an Ana's Place Contract?

We negotiate an Ana's Place at The Strand contract from the record: the plan's closings, the 98.13% five-year median sale-to-list, the empty competing inventory and the paperwork already in hand. Jesse and Marc negotiate partner to partner, and every counter is tied to a sale the buyer's agent can check in the MLS or the county record.

Price Is One Term of Several

Closing date, the inspection period, the financing contingency, who pays the estoppel fees, any credit for the roof, the air conditioning or the pool equipment, and whether furniture conveys all have value. A seasonal buyer who wants a December closing to be here for the winter may pay more for that date than for a lower price.

Inspection Requests on a 25-Year-Old House

At Ana's Place almost every inspection item lands on the owner's side of the declaration, because since 1999 the owner keeps the roof, the exterior, the pool, the cage, the decks and walkways. That makes the pre-listing work more valuable here than in a condominium: a roof certification, a pool equipment check and a recent air conditioning service turn a buyer's long repair list into a short one, and a short list into a small credit.

The Appraisal With Thin Comparables

With one Ana's Place sale in the last year, an appraiser reaches back to 2024 and 2025 sales and sometimes to The Links or Sawgrass. We give the buyer's appraiser the plan-matched Ana's Place sales, the county's June 2023 off-market sale and the improvements list, so the appraisal measures your home against the right homes.

Insurance Quotes in the First Week

A buyer who can get a homeowner's quote in the first week of a contract does not cancel in the second. We put the wind mitigation report, the roof permit, the four-point inspection if one exists and the Zone X flood result in the buyer's hands on the day the contract is signed.

What Does It Cost to Sell an Ana's Place Home?

Selling an Ana's Place at The Strand home costs the negotiated brokerage fee, Florida documentary stamp tax of $0.70 per $100 on the deed, two estoppel certificates, prorated taxes and assessments, and any credits you agree to. There is no CDD payoff. On a $979,500 sale, the five-year median, the deed stamps alone are $6,856.50.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)

Documentary Stamp Tax on the Deed

Florida charges documentary stamp tax on a deed at $0.70 per $100 of the price under Florida Statutes section 201.02, and in a Collier County resale the seller customarily pays it. The Florida Department of Revenue's documentary stamp tax page counts the price in units of $100, rounded up. On $979,500 that is 9,795 units at $0.70, or $6,856.50. On the last sale's $1,125,000 it is $7,875; on the record $1,229,000, $8,603; on the last two-bedroom sale's $990,000, $6,930.

Title Insurance and the Collier County Custom

Florida's owner's title insurance premium is set by the state under Florida Administrative Code rule 69O-186.003, as the Florida Department of Financial Services title insurance overview explains. In Collier County the buyer customarily selects the closing agent and pays the owner's title policy. The contract always controls, and we never list the owner's policy as an Ana's Place seller cost unless your contract makes it one.

Two Estoppel Certificates

The Ana's Place association and The Strand master association each issue an estoppel certificate under section 720.30851. Since the 2024 amendments in House Bill 979, the cap for a current account is $299, with up to $119 more for a rush and $179 more on a delinquent account. The Ana's Place certificate should confirm that the master share rides inside the Ana's Place bill, as the declaration says it does. The association's manager also records the certificate of approval for the sale, conditioned on dues being current at closing.

No CDD Payoff

The Strand has no community development district. None appears on the Florida Commerce Official List of Special Districts, and Collier County's community development district layer shows none at Ashford Lane. There is no bond balance to disclose or pay off.

Prorations

Florida property taxes are paid in arrears, so at a closing before the November bill you credit the buyer for your days of ownership that year, the method the Florida Department of Revenue's property tax pages describe. Ana's Place assessments are billed quarterly in advance under section 4.5 of the declaration, so the quarter you have prepaid is prorated back to you from the estoppel figures.

Brokerage Fees After the NAR Settlement

Commission is negotiable and set in your listing agreement; there is no standard rate. Since the National Association of REALTORS settlement practice changes of August 17, 2024, offers of compensation to a buyer's agent are not advertised on the MLS, and buyers sign a written agreement with their own agent before touring, per NAR's settlement FAQs and its guide to written buyer agreements. Whether you offer anything toward the buyer's agent is your decision.

What Must an Ana's Place Seller Disclose Under Florida Law?

An Ana's Place at The Strand seller owes the buyer the homeowners' association disclosure summary under section 720.401, known material defects under Florida's common-law duty, a property tax disclosure summary and the flood disclosure under section 689.302. Ana's Place is a Chapter 720 community inside a Chapter 720 master, so no condominium resale package applies.

The Section 720.401 Disclosure Summary

Section 720.401 requires a disclosure summary before the contract in a community where association membership is mandatory, telling the buyer that membership is required, that recorded covenants govern the use of the property and that assessments are owed and may change. At Ana's Place the buyer joins the Ana's Place association and, through it, The Strand master association. If the summary is not delivered before the contract is signed, the buyer may cancel, so we prepare it at listing.

Known Defects Under Johnson v. Davis

Florida's Supreme Court held in Johnson v. Davis that a seller who knows of facts materially affecting value that are not readily observable must disclose them, and an "as is" contract does not remove that duty. On an Ana's Place home that usually means roof leaks and repairs, pool or cage damage, plumbing history on a 25-year-old house, air conditioning history, and any exterior change made without the Construction Committee's approval.

The Property Tax Disclosure Summary

Section 689.261 requires a property tax disclosure summary at or before the contract, warning the buyer not to rely on your taxes. At Ana's Place the warning is concrete: the 2026 preliminary roll's median tax is $4,766.35 on a homesteaded home and $7,275.69 without the exemption, and a buyer's bill resets toward the purchase price.

The Flood Disclosure Under Section 689.302

Section 689.302 requires a residential seller to disclose flood insurance claims, federal flood assistance and known flood damage on the prescribed form. Every Ana's Place address point sits in unshaded Zone X, but the form asks about claims and damage, not zones, so answer it from your own records.

Leases and Tenants

If a tenant occupies your home, disclose the lease, the rent, the deposit and the end date. Section 10.4 of the declaration requires every lease to be in writing with a copy delivered to the board, for no less than 30 days and no more than three times a year, so your buyer's agent will ask to see it and will check it against those limits.

What Paperwork Should an Ana's Place Seller Order Before Listing?

An Ana's Place at The Strand seller should gather the recorded declaration and its amendments, the association's adopted budget and current quarterly invoice, the roof permit and a wind mitigation report, the pool and cage records, the Construction Committee approvals for exterior work, and any lease, before the first showing.

From the Associations

The Ana's Place declaration, the 1999 First Amendment, the 2016 Certificate of Amendment and the 2019 bylaws amendment are public at the Collier County Clerk. The adopted budget, the current quarterly invoice and any special assessment adopted or under discussion are not; a Florida homeowners' association must make its budget and records available to members under section 720.303, and the association's Sunbiz filing lists its address in care of its manager, Advanced Property Management Services.

For the House

The re-roof date and permit, which Collier County's permit history search can confirm by address; a wind mitigation report on the OIR-B1-1802 form your buyer's insurer reads; the pool, heater and cage permits; any impact window or shutter permits; and, if you have one, an elevation certificate, which Collier County explains in its Building Bulletin 21.

From Your Own Files

Air conditioning, water heater and pool equipment invoices; the Construction Committee's written approval for any roof material change, cage, fence, generator pad or window replacement under section 6.1 of the declaration; any lease; and the quarterly assessment receipts that show your account is current, since the certificate of approval depends on it.

How Do Flood Zone, Storms and Home Age Affect an Ana's Place Sale?

Flood zone helps an Ana's Place at The Strand sale: all 32 address points sit in unshaded Zone X on FEMA's effective and preliminary maps, the ground at those points measures 15.1 to 16.0 feet, and Ashford Lane is in evacuation Zone D. Home age matters more: completion from 1999 to 2001 puts the roof and wind file first.

The Flood Facts Buyers Ask For

We ran every Ana's Place address point through FEMA's National Flood Hazard Layer on September 29, 2026: 32 of 32 in Zone X, "Area of Minimal Flood Hazard," on panels 12021C0211H (effective May 16, 2012, the six easternmost points) and 12021C0192J (effective February 8, 2024, the other 26). On FEMA's preliminary maps, whose appeal period Collier County opened in August 2026, all 32 stay in unshaded Zone X. Laid over the lot outlines, no part of any Ana's Place lot touches Zone AH or AE on either map; eight lots carry a thin edge of shaded Zone X on the effective map, 0.2% to 3.0% of their area, and none does on the preliminary map. A lender's flood determination decides the zone for your specific home, and a federally backed lender does not ordinarily require flood insurance in Zone X.

Storm History and Evacuation

The USGS Elevation Point Query Service puts the ground at the 32 points at 15.1 to 16.0 feet, a median 15.65 (n=32, even, the mean of 15.6 and 15.7). Collier County's hurricane evacuation zone layer places Ashford Lane in Zone D. The National Hurricane Center's storm surge risk maps show no surge at The Strand in Category 1 or 2 scenarios, and Hurricane Ian's severe impacts in North Naples stayed on the immediate coast, per the National Hurricane Center's report on Ian. We found no Ana's Place damage record; your own claims history is what the disclosure form asks about.

Home Age and the Insurance File

Every Ana's Place home was completed from 1999 to 2001 on the county roll, before the statewide Florida Building Code took effect on March 1, 2002. Insurers price what they can document: roof age, roof-to-wall connections, roof shape and opening protection, the credits a wind mitigation inspection under section 627.0629 records. Because section 5.6 of the declaration, as rewritten in 1999, makes every owner insure the whole house for full rebuilding cost, your buyer prices the policy before the offer. A home with a recent roof and current mitigation report is easier to insure, and easier to sell.

What Will Your Buyer Pay to Own Your Ana's Place Home?

Your Ana's Place at The Strand buyer will pay four recurring layers: the Ana's Place association fee, which by the declaration includes the master association's share; the mandatory $4,162 Social dues at The Club at The Strand for 2026; Collier County property tax, a median $7,275.69 without homestead on the 2026 preliminary roll; and a whole-house insurance policy.

Why the Missing Fee Numbers Matter to You

Because neither association fee is published, a buyer cannot price the home's full annual cost from the listing. A seller who hands over the adopted budget and the current quarterly invoice early removes the largest unknown in the buyer's math. A seller who leaves an old "HOA fee" in the listing invites a renegotiation when the estoppel arrives. For scale only, the separate Single Family Homes association in The Strand publishes $1,525 a quarter for 2026; that is a different association with different duties, never an Ana's Place figure.

Taxes Reset on Sale

A buyer who pays about $1 million should expect the county to reassess the home toward its market value after purchase, because Florida's Save Our Homes cap resets on sale. A long-held homesteaded home's bill under $4,000 says little about the next owner's. Your buyer should budget from the price, and the property tax disclosure summary says exactly that.

Which Ana's Place Rules Shape Your Buyer Pool?

The Ana's Place at The Strand declaration widens your buyer pool on age, transfer and pets and narrows it on leasing: there is no age restriction and no approval right over a sale, pets have no weight limit in the Ana's Place document, and leases run at least 30 days and no more than three times a year, with trucks and boats kept out of sight.

No Age Restriction

The recorded declaration contains no housing-for-older-persons restriction, and its own definition of a "Single Family" includes the owner's "spouse, children, parents, brothers, sisters." Your buyer may be a retiree, a working professional or a family, and Ashford Lane is zoned to three A-rated Collier County public schools for 2026-2027. Ana's Place plans run to four bedrooms plus a den.

Leasing

Section 10.4 sets the rule: leases in writing with a copy to the board, no lease under 30 days, no more than three leases a year, no subleasing without board approval and no room rentals. The master declaration adds its own 30-day minimum. The Ana's Place declaration does not require the board to approve a tenant in advance. A seasonal buyer who wants to lease the home for a month or a season while away fits; a nightly or weekly rental plan does not.

Pets

The declaration allows "pets of a normal domesticated household type such as a cat or dog," leashed on common areas, with no weight limit or breed list; the master declaration allows two domestic animals per parcel. A buyer with a large dog has fewer barriers here than in The Strand's condominium neighborhoods.

How Long Does It Take to Sell an Ana's Place Home?

An Ana's Place at The Strand home took a median 19 days to sell over the last five years, from 3 to 70 days, and the one sale of the last 12 months took 69. After a contract, a cash sale can close in two to four weeks once the estoppels and the certificate of approval arrive; a financed sale commonly takes 30 to 45 days.

What Separated the Fast Sales From the Slow

Six Ana's Place homes sold within 10 days of listing in the last five years, at an average of 100.96% of their list prices; four sold in 4 days or fewer. Four took 48 days or more, and those four closed at an average of 91.63% of list. Three of the four slow sales were four-bedroom-plus-den homes listed at $1,100,000 to $1,245,000. The pattern is consistent: Ana's Place homes priced inside their plan's recorded band sold in days, and homes priced above it sat for months and sold for less than a correct first price would have brought.

From Contract to Closing

The two estoppel certificates, the manager's certificate of approval, the buyer's insurance quote and, for a financed buyer, the appraisal set the pace after contract. Ordered the day the contract is signed, the association paperwork rarely holds anything up. A cash buyer and a ready file can close in two to four weeks.

Should You Sell, Lease or Hold Your Ana's Place Home?

Whether to sell, lease or hold an Ana's Place at The Strand home depends on your purchase price, your plan, your carrying cost and your timeline. An owner who bought before 2021 is selling at a large gain on the recorded medians; an owner who bought in 2022 or 2023 is near or above the purchase price today, depending on plan and condition.

Where the Recorded Prices Put Owners

The county's qualified Ana's Place medians ran $461,000 in 2012 (4 sales), $585,000 in 2016 (3), $457,950 in 2017 (4), $572,500 in 2019 (2), $680,000 in 2020 (1), $580,000 in 2021 (2), $900,000 in 2022 (3), $920,000 in 2023 (4), $1,030,000 in 2024 (3), $990,000 in 2025 (1) and $1,125,000 in 2026 through August 28 (1). Every count under ten is a list of sales, not a market rate; your own purchase price and improvements matter more than any year's figure, and we put your sale against your plan's record before you decide.

Leasing Instead

Ana's Place leases run 30 days or more, up to three a year, so seasonal tenants from January to April work and annual tenants work. An owner who leases still carries the association fee, the club's Social dues, the taxes and the whole-house insurance, and keeps the roof and the pool. Gate transponders go to "residents, members, and approved renters only," per the master association's transponder form.

Holding

Holding makes sense for an owner who wants the home, or whose purchase price is close to today's plan record. It makes less sense for an owner whose roof or pool cage is near the end of its life, because the next buyer will price that in either way. Call Jesse direct at (239) 898-6072 and we will run the three options side by side.

Why the Valuation Comes Before the Listing Agreement

In a neighborhood where the same home sold for the same price in four days and in 69 days, the price decides the sale. We would rather you see the evidence and the number before you commit to anything, and many Ana's Place owners use the valuation to decide whether to sell this season or next.

★★★★★ "Jesse was very professional, helpful and kept in touch with ideas and suggestions which developed into a sale. Highly recommend his company for their excellent follow through." Verified Google review

With one Ana's Place sale a year, the ideas that turn a showing into a contract are the roof file, the flood result and the right comparables, delivered before the buyer asks.

A Seller Handling a Family Home

★★★★★ "Marc made an extremely stressful time of selling my parents' house easier because of his expertise, compassion, and diligence. I cannot thank him enough and I would recommend him without reservation." Verified Google review

Ten of the 32 Ana's Place homes have not sold for value since 2013 or earlier, so many sales here are long-held family homes. Marc handles access, repairs and showings for owners who live elsewhere.

A Repeat Seller

★★★★★ "Marc and Jesse were amazing to work with AGAIN! We just sold our 3rd home with them and couldn't have been happier! If we ever move again we'll always call Jesse and Marc!" Verified Google review

A Client Who Sold and Bought

★★★★★ "Marc was extremely helpful in the sale of our old home and getting our new home to the condition that we wanted it to make it ours. He has been available to us for every step of our journey, even after the transaction closed." Verified Google review

Many Ana's Place sellers buy their next home in the same season. We run both sides together.

Why Does an Ana's Place Specialist Matter When You Sell?

An Ana's Place at The Strand specialist matters because the facts that decide this sale sit in recorded documents rather than in a listing feed: a 1999 amendment that moved the roof to the owner, a Pelican Strand Replat 5 legal description, plans that price very differently per foot, an off-market county sale and a flood answer that differs from the rest of Ashford Lane.

What a General Naples Agent Tends to Miss Here

Pricing a four-bedroom home at the two-bedroom plans' price per square foot, quoting the 1998 declaration's roof rule without the 1999 amendment, listing the home as a villa or a condominium, searching only "Ana's Place" and missing the Replat 5 sales, missing the county-recorded June 2023 sale, printing an "HOA fee" no document supports, ordering one estoppel instead of two, or quoting a flood zone for "Ashford Lane" as a whole. Each one costs a seller time or money.

How Ana's Place Fits Into The Strand

Ana's Place is one of fifteen neighborhoods behind The Strand's gate. Our guide to selling a home in The Strand covers the community-wide seller picture, and our Ana's Place at The Strand neighborhood guide covers every recorded fact about the 32 homes.

Are You Also Buying Your Next Home in Southwest Florida?

Many Ana's Place at The Strand sellers are buying their next Florida home in the same season, whether another home inside the gate, a smaller villa elsewhere in North Naples, or a home in Estero or Bonita Springs. We run both sides together, including the timing of two closings and, for homesteaded sellers, the Save Our Homes portability claim.

Buying and Selling in the Same Season

Florida's portability rule lets a homestead owner who sells and establishes a new Florida homestead transfer some or all of the accumulated Save Our Homes benefit, within the time limits in the Department of Revenue's PT-112 portability guide. With 18 of Ana's Place's 32 homes homesteaded on the 2026 roll, this matters to more than half of our sellers. Call Marc at (239) 287-5873 or read how we represent buyers in Southwest Florida.

Buying Inside the Gate Again

Some owners move within The Strand and keep the club, from an Ana's Place four-bedroom plan to a two-bedroom-plus-den plan on the same street, or to a carriage home with no pool to keep. If you are staying, our guide to buying a home in Ana's Place at The Strand shows how a buyer reads the same records you are selling with.

Frequently Asked Questions, Seller Edition: Selling a Home in Ana's Place at The Strand

These are the questions Ana's Place at The Strand owners ask before they sell, each answered in a short paragraph from the Southwest Florida MLS Matrix pull of September 26, 2026, the county's recorded sales and 2026 preliminary roll, the recorded declaration and Florida law. Nothing here is tax or legal advice; confirm anything that affects your sale with your closing agent, attorney or CPA.

What is my Ana's Place home worth?

It depends first on your plan, then on setting, roof, condition and timing. Over 60 months twelve Ana's Place homes sold from $810,000 to $1,229,000 at a median of $979,500 (n=12, even), and the last four closings ran $980,000 to $1,229,000 (Southwest Florida MLS Matrix). A free Ana's Place at The Strand home valuation puts your home against the sales that match it.

What did the last Ana's Place home sell for?

$1,125,000 on July 1, 2026: a four-bedroom-plus-den home of 3,338 square feet of MLS living area, 90.36% of its $1,245,000 list after 69 days. It was the only Ana's Place closing of the last 12 months.

What is the highest price an Ana's Place home has sold for?

$1,229,000, a two-bedroom-plus-den home of 2,286 square feet that closed at full list on December 3, 2024 after 28 days, at $537.62 per living square foot. It is the five-year high in both the MLS and the county record.

Why did the same home sell for $1,125,000 twice?

Because the price that sold it in 2023 was the record, and the 2026 list price was not. The home closed at full list in 4 days in April 2023, then listed at $1,245,000 in 2026 and closed at $1,125,000 after 69 days. The 2026 market met it at the same number.

Does a four-bedroom plan sell for more?

In dollars, sometimes; per square foot, no. The four four-bedroom-plus-den sales closed from $950,000 to $1,125,000, at $292.49 to $337.74 per living square foot, while two-bedroom-plus-den homes reached $1,229,000 and $537.62. Three of the four large-plan sales closed below asking.

How many Ana's Place homes sell each year?

Two or three on average: 4 MLS closings in 2022, 3 in 2023, 3 in 2024, 1 in 2025 and 1 in 2026 through September 26. The county record shows the same pace back to 2012.

How close to list price do Ana's Place homes sell?

A median 98.13% over five years (n=12, even, the mean of 98.00% and 98.25%), with five of twelve at or above list. Homes that sold within 10 days averaged 100.96% of list; homes that sat 48 days or more averaged 91.63%.

Who am I competing with if I list now?

No one inside Ana's Place: no home was active or pending on September 26, 2026. Your real competition is The Links at The Strand, Sawgrass and the single-family streets, and whatever the next Ana's Place owner lists.

Should I price off The Strand's median?

No. The Strand's 12-month median of $610,000 across 61 closings mixes condominiums, coach homes and detached homes. Ana's Place prices off its own plan's sales, then against The Links and Sawgrass.

Is the county's just value what my home will sell for?

No. The 2026 preliminary roll puts Ana's Place just values at a median of $770,780, while the last four MLS sales ran $980,000 to $1,229,000. The 2026 sale closed about 35% above its home's preliminary just value.

Why do my county records say Pelican Strand Replat 5?

Because 31 of the 32 Ana's Place homes sit on Tract 9, Lots 1 to 22 and 24 to 32, of the Pelican Strand Replat-5 plat recorded in October 1998, and the thirty-second on the one-lot Ana's Place plat of April 2000. It is the same neighborhood, and the Ana's Place declaration governs every lot.

Is Ana's Place the same as Pelican Strand Replat Tract 15?

No. Replat Tract 15 is 30 home lots on Barclay Lane and Strand Boulevard in The Strand's single-family area. None is on Ashford Lane or in the Ana's Place association.

Do I need the association's approval to sell?

Not under the declaration, which says "There shall be no restrictions on transfers of Lots." The manager records a certificate of approval for each sale, conditioned on dues and assessments being current at closing, so treat it as a closing step, not a veto.

Can I put a For Sale sign in front of my home?

Only one that meets the master association's guidelines, under section 7.7 of the declaration. We confirm the current standard before ordering one, and most of your buyers will find the home online first.

How many estoppel certificates does an Ana's Place sale need?

Two: the Ana's Place association's and The Strand master association's, each capped at $299 for a current account under section 720.30851. The Ana's Place certificate should confirm that the master share is part of the Ana's Place bill.

How much are the documentary stamps on my sale?

$0.70 per $100 of the price: $6,856.50 on the $979,500 five-year median, $7,875 on $1,125,000 and $8,603 on $1,229,000. The seller customarily pays them in Collier County.

The roof is old. Should I replace it before I sell?

Get a roof inspection and a wind mitigation report first. Since the 1999 First Amendment the roof is the owner's, so every buyer's insurer asks its age. A roof near the end of its life is usually better priced in with a documented quote than replaced in a hurry, but the numbers decide; we run both.

Should I renovate before I sell?

Rarely in full. Fix what an inspector will flag, refresh paint and landscaping, service the pool and air conditioning, and document everything. The $1,229,000 record shows what top condition brings, but a seller recovers condition only when it is documented and photographed well.

Will a buyer ask about the flood zone?

Yes, and at Ana's Place the answer helps you. All 32 address points are unshaded Zone X on FEMA's effective and preliminary maps, and no part of any lot is in Zone AH or AE. Include an elevation certificate if you have one.

Will the buyer need flood insurance?

A federally backed lender does not ordinarily require it in Zone X, though many owners carry it because it is usually inexpensive there. The buyer's own lender determination decides.

How do I handle the pool and cage at inspection?

Service the pool equipment and heater before listing, repair torn screens, and have the cage checked. Since 1999 the declaration makes the pool, enclosure, decks and walkways the owner's, so the buyer's inspector will test all of them.

My home is leased. Can I sell?

Yes. The lease must be in writing with a copy to the board, at least 30 days and no more than three a year. Disclose it, and decide with your buyer whether it conveys or ends before closing.

Can I sell to a buyer with a large dog?

Yes. The Ana's Place declaration allows household pets such as a cat or dog with no weight limit, leashed on common areas; the master declaration allows two domestic animals per parcel.

Can I sell to a family with children?

Yes. Ana's Place is not age-restricted, the declaration's definition of a single family includes children, and Ashford Lane is zoned to Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High for 2026-2027.

What will my buyer pay in club dues?

$4,162 in Social dues for 2026, mandatory for every Strand homeowner, with no initiation fee. Golf and sport memberships are optional upgrades.

How long will it take to sell?

A median 19 days over five years when priced inside the record; the one sale of the last year took 69 days after starting $120,000 above its plan's record. After a contract, two to four weeks for cash and 30 to 45 days financed.

When is the best time to list?

October or November, so the home is photographed and documented when winter buyers arrive. Four of the six Ana's Place sales that closed within 10 days of listing closed between January and April.

The Links sells for more, $1,167,500 at the five-year median on 10 sales against $979,500 here, and more often, six sales in the last year against one. Ana's Place offers the preserve frontage, a shorter trip to the clubhouse, a cleaner flood map and a lower price per foot.

What does McGreevy and Comisar charge to sell an Ana's Place home?

Commission is negotiable and set in a written listing agreement before we start; there is no standard rate. We show you the full net sheet first.

Can I sell off-market?

Yes. A private sale to a qualified buyer is possible, and the county's June 2023 off-market sale shows it happens here. We will tell you honestly what the open market would likely add before you choose.
