Buying a home in Ana's Place at The Strand means buying one of 32 detached pool homes on owned lots in a single row on Ashford Lane, with a lake and fairway behind and a preserve in front. Twelve sold through the MLS in five years at a $979,500 median, none was for sale on September 26, 2026, and you, not the association, own the roof.
This page is written for the buyer. For the neighborhood's full record, from the plats and the 1998 declaration to the drive times, read our Ana's Place at The Strand neighborhood guide, and for the fifteen neighborhoods behind the gate, our guide to The Strand in North Naples. Everything below answers one question: how to choose the right Ana's Place home, pay a fair price for it and own it without surprises. Call Marc at (239) 287-5873 whenever you want to talk it through.
Ana's Place homes come in three recorded plan groups: two bedrooms plus a den at about 2,100 to 2,300 square feet of MLS living area, three bedrooms plus a den at 2,435 and 2,727, and four bedrooms plus a den at about 3,200 to 3,300, the larger ones with a second level over part of the house. The plans price very differently per foot, so the first decision is which plan, and the second is which lot.
Ana's Place is a Chapter 720 homeowners' association, not a condominium. You take title to a platted lot of 0.15 to 0.43 acres with the house and pool on it. Since the recorded First Amendment of December 1999, the owner, not the association, maintains "the exterior of the residence, including painting and repair of roof, gutters, down spouts, and exterior building surfaces," the pool and its enclosure, and insures the whole house for full rebuilding cost.
You join the Ana's Place Homeowner's Association, which by its declaration collects The Strand master association's assessment inside its own quarterly bill, and you hold a mandatory Social membership at The Club at The Strand, $4,162 in dues for 2026 with no initiation fee. Neither association publishes its fee; the estoppel certificate is where you see it.
No neighborhood clubhouse or shared pool, because every home has its own pool. No community development district bond. No age restriction. No approval right over your purchase in the declaration, which says "There shall be no restrictions on transfers of Lots." And on FEMA's effective and preliminary maps, no Ana's Place address point in a Special Flood Hazard Area.
Ana's Place at The Strand buyers work with McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, because a neighborhood with one sale a year and an owner-maintained roof rewards a buyer's agent who knows every recorded sale, reads the 1999 amendment and the flood map by address, and hears about a home before it reaches the MLS.

We tracked all twelve Ana's Place MLS closings of the last five years, the county's recorded Ana's Place sales back to the 1998 lot sales, including a June 2023 sale that never reached the MLS, and the 2026 preliminary roll for all 32 homes. In the last 12 months we tracked all 61 MLS closings across The Strand, so we can tell you what The Links, Sawgrass and the single-family streets cost against Ana's Place. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. These are the facts an Ana's Place at The Strand buyer needs before touring, from the Southwest Florida MLS Matrix pull of September 26, 2026, the county's recorded sales and 2026 preliminary roll, FEMA's flood layers and the recorded declaration.
This buyer guide runs from the market, through the plans, the prices, the lots, the comparison with The Links, ownership costs, the club, financing, the steps to buy, the documents, the house inspection, flood and insurance, the rules, seasonal ownership, schools and drive times, the projects nearby, our search and negotiation, closing costs, representation, reviews and the buyer FAQ.
The Ana's Place at The Strand market is thin and steady for buyers: no home was for sale on September 26, 2026, one closed in the last 12 months at $1,125,000, and twelve closed in five years at a $979,500 median. A buyer here waits for the right plan, then moves quickly when it lists.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
Twelve MLS closings from September 27, 2021 to September 26, 2026, $11,788,000 in total, at a median of $979,500 (n=12, even, the mean of $979,000 and $980,000), a median $362.14 per living square foot, a median 98.13% of list and a median 19 days on market. Sixty months is the first window holding ten or more Ana's Place sales, so it is the figure we lead with.
One sale: a four-bedroom-plus-den home of 3,338 square feet that listed at $1,245,000 and closed July 1, 2026 at $1,125,000 after 69 days, 90.36% of list. The same home had sold for $1,125,000 in April 2023. A buyer reads that pair as a flat price on that plan over three years, and as proof that patience on a large plan can pay.
Nothing, on the day we pulled the MLS. With 32 homes and two or three sales a year, an Ana's Place buyer is usually waiting for a listing rather than choosing among several. Across The Strand as a whole, 9 homes were active on September 26, 2026 against 61 closings in 12 months, about 1.77 months of supply.
Set a search for Ashford Lane homes without a unit number, which is how Ana's Place appears in the MLS, and have your financing, insurance agent and inspection booked before a home appears. We also hear from Ana's Place owners before they list; the county's June 2023 sale at $890,000 never reached the MLS at all.
Ana's Place has no home for sale today and two or three sales a year, so the buyer who is ready first gets the home. The Ana's Place at The Strand plan to buy depends on how you live: the two-bedroom-plus-den plans of about 2,100 to 2,300 square feet suit couples and seasonal owners and have sold for the most per foot, while the four-bedroom-plus-den plans of about 3,200 to 3,300 square feet suit families and hosts and have sold for the least per foot.
| Plan group | MLS sales, five years | MLS living area | Sold prices | $ per living sq ft | Baths as listed |
|---|---|---|---|---|---|
| 2 bedrooms plus den | 6 | 2,117 to 2,286 sq ft | $835,000 to $1,229,000 | $365.27 to $537.62 | 2.5 |
| 3 bedrooms plus den | 2 | 2,435 and 2,727 sq ft | $810,000 and $979,000 | $332.65 and $359.00 | 2.5, or 2 full and 2 half |
| 4 bedrooms plus den | 4 | 3,233 to 3,338 sq ft | $950,000 to $1,125,000 | $292.49 to $337.74 | 3.5, or 3 full and 2 half |
Southwest Florida MLS Matrix, pulled September 26, 2026. Every group holds fewer than ten sales, so we list ranges and quote no group median.
A couple, a seasonal owner or a downsizer who wants one level of living around the pool, a den for guests or an office, and the least house to maintain. These homes have resold fastest: since October 2024 all three closed at $980,000 to $1,229,000, at 98.00% to 100.10% of list, in 4 to 28 days. Expect competition and little room to negotiate.
A family, a host with visiting children and grandchildren, or a buyer who wants space at the lowest price per foot in the neighborhood. Three of the four large-plan sales closed $95,000 to $150,000 under asking after 48 to 69 days. Expect more room to negotiate and more house to maintain, including a second level and a larger roof.
The county roll's base area for Ana's Place homes runs 1,899 to 2,435 square feet, the main building's footprint. Two four-bedroom homes that sold pair a base area just under 2,000 square feet with more than 3,200 square feet of listed living area, which points to a second level. The MLS does not record stories, so we confirm each plan, and which bedrooms are upstairs, before you write an offer.
Ana's Place at The Strand homes cost $810,000 to $1,229,000 by MLS sale over the 60 months to September 26, 2026, at a $979,500 median, and $980,000 to $1,229,000 since October 2024. Buyers paid a median 98.13% of list, and the large plans sold furthest below asking.

Southwest Florida MLS Matrix, pulled September 26, 2026. Two homes appear twice, both genuine resales: a 2,165 square foot plan (2022 and 2024) and a four-bedroom plan (2023 and 2026).
The record gives a buyer two benchmarks. On a small plan priced inside the recent band, buyers paid 98% to 100% of list and rarely got a long negotiation. On a large plan listed at or above $1,100,000, buyers paid 86.36% to 91.56% of list after waiting out 48 to 69 days. We write offers from the plan's own sales, the home's roof and systems, and how long it has been listed.
The county's qualified sales show the same twelve-sale count and the same $979,500 median over 60 months to August 28, 2026, but with one different sale: a $890,000 sale in June 2023 that was never on the MLS, in place of the $810,000 July 2022 MLS sale the county coded not qualified. Both belong in a buyer's price analysis.
Every Ana's Place at The Strand lot sits in one curving row on the north side of Ashford Lane, with the lake and the Preserve nine's sixth fairway behind the pool cage and a wooded preserve across the street, so the choice is which stretch of water and fairway, which exposure and which lot size, from 0.15 to 0.43 acres.
The master association's Ana's Place page puts it this way: "its 32 villas with private pools each face the Preserve on the south side and the lake and the 6th fairway of Preserve to the north." The homes are detached houses on their own lots despite the word "villas." The street faces trees rather than a neighbor's garage, and the lanai faces water and golf.
Errant balls, early-morning mowers and course maintenance come with a fairway view. The lanais face north toward the water, and the sun on a pool changes with the season, so we walk each lanai at the hour you would use it. The declaration requires irrigated lawn to the pavement and to the waterline of any abutting lake, and the association's landscapers maintain it.
On the 2026 roll the lots run 0.15 to 0.43 acres, a median 0.17, 5.78 acres in all. Most homes sit on lots near the median; a few are larger. A larger lot adds privacy but not necessarily price, because the setting behind the cage is shared by all 32.
The Ana's Place association holds two small tracts at the ends of the row, of 0.13 and 0.11 acres, and the 2.54-acre tract under Ashford Lane is in the master association's name. Beyond the last Ana's Place home, Ashford Lane continues to the Turnberry Woods coach-home condominiums, a different neighborhood with a different flood answer.
Ana's Place at The Strand and The Links at The Strand are the two single-street neighborhoods of detached pool homes on owned lots inside The Strand, built by one developer group. Ana's Place costs less, $979,500 at the five-year median against $1,167,500, with a preserve in front and a cleaner flood map; The Links has fairway frontage, newer houses and more listings.

Sources: Southwest Florida MLS Matrix, pulled September 26, 2026; the county's 2026 preliminary roll; FEMA's National Flood Hazard Layer; the recorded declarations. Our Links at The Strand neighborhood guide covers Fairway Court in full, and our Links at The Strand buyer guide covers buying there.
You want a detached pool home on your own lot in The Strand for about $188,000 less at the five-year median than The Links, a lake and fairway behind and trees in front, a short trip to the clubhouse, and every address point in unshaded Zone X. Accept an older house, finished from 1999 to 2001, a roof that has been the owner's since 1999, and a thin market where one sale a year can be normal.
You want every window on a Savannah fairway, a quiet cul-de-sac near the north gate, a slightly newer house and a more active market with six sales in the last year. Accept a higher price, $425.17 a foot against $362.14 at the five-year median, and a flood-zone question on a handful of mid-street lots.
Sawgrass at The Strand, built by the same developer group, recorded nine MLS sales in five years, too few for us to quote a median as a market rate. We show those sales one by one to any buyer comparing it with Ana's Place.
Owning an Ana's Place at The Strand home costs four recurring layers: the Ana's Place association fee, billed quarterly in advance and by the declaration including the master share; $4,162 in club Social dues for 2026; Collier County property tax, a median $7,275.69 without homestead on the 2026 preliminary roll; and a whole-house insurance policy.
| Layer | Who sets it | 2026 figure |
|---|---|---|
| Ana's Place association fee | Ana's Place board | Not published; on the estoppel certificate |
| Master association assessment | The Strand master association | Not published; collected inside the Ana's Place bill by the declaration |
| Club Social dues | The Club at The Strand | $4,162, no initiation for Strand homeowners |
| Property tax | Collier County taxing authorities | Non-homestead median $7,275.69; homestead median $4,766.35 (2026 preliminary roll) |
| Homeowner's insurance | Your insurer | Whole house including windstorm, sufficient to rebuild |
| Flood insurance | Optional in Zone X | Priced under FEMA's Risk Rating 2.0 |
Club dues from the club's 2026 Membership Brochure; taxes from the county's 2026 preliminary roll; association layers from the recorded declaration.
Neither the Ana's Place assessment nor the master assessment is published. A Florida homeowners' association must make its budget available to members under section 720.303, and the estoppel certificate under section 720.30851 states the regular assessment and anything owed. We get the current quarterly figure from the seller or the association's manager before you write an offer. For scale only, The Strand's separate Single Family Homes association publishes $1,525 a quarter for 2026; it is a different association, not an Ana's Place number.
By the recorded declaration and its 1999 First Amendment, the fee pays for the common areas, each lot's lawn and landscaping, minor driveway repair, management, reserves, common-area insurance and the master association's assessments. It does not pay for your roof, paint, exterior surfaces, pool, cage, decks, walkways, interior, major driveway work or your insurance.
A buyer's tax resets toward the purchase price, so the seller's bill is not yours; a long-held homesteaded home may show a bill under $4,000. At about $1 million without a homestead exemption, budget at or above the $7,275.69 non-homestead median. If you will live here full-time, a homestead exemption and the Save Our Homes cap apply from the following year.
Every Ana's Place at The Strand owner holds a mandatory Social membership at The Club at The Strand, with no initiation fee for Strand homeowners and $4,162 in 2026 annual dues, per the club's 2026 Membership Brochure. Golf and sport memberships are optional upgrades with their own initiation fees.
| Membership | Initiation for a Strand homeowner | 2026 annual dues |
|---|---|---|
| Social, mandatory | None | $4,162 |
| Sport | $40,000 | $7,652 |
| Single Golf | $80,000 | Scaled by age in the brochure |
| Full or Family Golf | $100,000 | $15,861 at age 56 and over |
The Club at The Strand, 2026 Membership Brochure. The club advertises no assessments, no capital dues and no food and beverage minimums; dues change each season, so we read the current brochure with you before an offer.
The club's 27 holes are the Savannah, Sabal and Preserve nines, designed by Gordon G. Lewis. Ana's Place backs to the Preserve nine's sixth fairway and its lake, and the Sabal and Preserve combination from the back tees carries a slope rating of 155 on the Florida State Golf Association's club record. The clubhouse is about 0.4 miles from the middle of Ashford Lane.
Ask the club, through us, about golf membership availability and the current initiation before you buy if golf is the reason you are here. Social membership comes with the home; a golf upgrade is a separate decision with its own cost.
An Ana's Place at The Strand home is financed as a detached single-family house, so there is no condominium project review: the lender appraises the house, checks title and insurance, and lends on your credit. The thin sales record makes the appraisal the step to plan for.
Condominium buyers in The Strand face a lender's questionnaire about reserves and owner-occupancy. An Ana's Place loan does not. The lender will want proof of a homeowner's policy sufficient to rebuild, which the declaration requires anyway, and a flood determination, which for every Ana's Place address point reads unshaded Zone X.
With one Ana's Place sale in the last year, an appraiser reaches back to 2024 and 2025 sales and sometimes to The Links or Sawgrass. We give the appraiser the plan-matched sales, the county's June 2023 off-market sale and the home's improvement list, so the appraisal supports the price you agreed.
A cash purchase removes the appraisal and lender timeline. A cash offer with a short inspection period is the strongest position when an Ana's Place home lists, because the seller has no other listing to compare it with.
Mortgage rates move weekly; Freddie Mac publishes its Primary Mortgage Market Survey every Thursday. Get pre-approved before a home lists, because the next Ana's Place listing may be the only one this year.
Buying an Ana's Place at The Strand home takes nine steps, from a consultation and pre-approval to a closing with two estoppel certificates and the association manager's certificate of approval. A cash purchase can close in two to four weeks after contract; a financed purchase commonly takes 30 to 45 days.
The declaration says "There shall be no restrictions on transfers of Lots," so no board interviews you and no committee can refuse your purchase. The association's manager records a certificate of approval for each sale, conditioned on the seller's dues being current at closing. It is a closing step the seller's side handles, not a test you take.
An Ana's Place at The Strand buyer should read the recorded declaration of 1998, the 1999 First Amendment that moved the roof and exterior to the owner, the 2016 and 2019 certificates of amendment, the section 720.401 disclosure summary, both estoppel certificates, the adopted budget and the property tax disclosure summary.
The Ana's Place declaration, recorded August 14, 1998 at Official Records Book 2451, Page 1868, sets the assessment, maintenance, architectural, use, sign, vehicle, pet and lease rules. The First Amendment of December 14, 1999 rewrote the maintenance and insurance sections; read it with the original or you will get the roof wrong. The 2016 Certificate of Amendment set the current amendment procedure, and the 2019 bylaws amendment set a board of three to five directors. We searched the Clerk's index through September 2026 and found no later amendment to the declaration.
Section 720.401 requires the seller to give you a disclosure summary before you sign, stating that association membership is mandatory, that recorded covenants govern the property and that assessments are owed and may change. If you do not receive it before signing, you may cancel within the statute's window.
Each association's estoppel certificate, issued under section 720.30851, states the regular assessment, anything owed and any special assessment adopted. The Ana's Place certificate should confirm that the master share is part of the Ana's Place bill, as the declaration says.
Section 689.261 requires a summary warning you not to rely on the seller's taxes. At Ana's Place the gap between a long-held homestead bill and a new owner's bill can be thousands of dollars a year.
An Ana's Place at The Strand buyer should check the roof first, then the pool, spa and cage, then the air conditioning, water heater, plumbing and openings, and the permit history behind each, because the homes were completed from 1999 to 2001 and since 1999 every one of those items has been the owner's.
Ask for the re-roof permit date, look at the roof covering and flashing, and get a roof inspection and a wind mitigation report on the OIR-B1-1802 form. The roof's age drives your insurance premium and your first big expense, and under the 1999 First Amendment it is yours alone.
All 32 homes carry a pool on the county roll, and 18 a spa. Test the pump, filter and heater, check the surface, and inspect the cage and screens. The declaration requires gas tanks for pool heaters to be stored below ground, and makes the pool, enclosure, decks and walkways the owner's to maintain.
By 2026 most original air conditioners, water heaters and pool equipment have been replaced at least once. Ask for invoices and permits; an undocumented system is priced as original. Plumbing materials of the era deserve a look from your inspector.
Collier County's permit history search shows roof, pool, window and mechanical permits by address. Exterior changes also need the master association Construction Committee's written approval under section 6.1 of the declaration; ask the seller for those letters, because an unapproved change becomes your problem.
Ana's Place at The Strand is in FEMA's unshaded Zone X, Area of Minimal Flood Hazard, at all 32 address points on the effective map and on the preliminary maps, and no part of any Ana's Place lot falls in Zone AH or AE. Insurance cost turns on the roof, the openings and the wind mitigation credits, not on flood.
| Map | Unshaded Zone X | Shaded Zone X (0.2%) | Zone AH or AE | Address points |
|---|---|---|---|---|
| FEMA effective NFHL | 32 | 0 | 0 | 32 |
| FEMA preliminary NFHL | 32 | 0 | 0 | 32 |
FEMA's National Flood Hazard Layer and preliminary layer, queried September 29, 2026. The effective panels are 12021C0211H (May 16, 2012, the six easternmost points) and 12021C0192J (February 8, 2024, the other 26). On the lot outlines, eight lots carry a thin edge of shaded Zone X on the effective map, 0.2% to 3.0% of their area, and none does on the preliminary map. The ground at the address points measures 15.1 to 16.0 feet on the USGS Elevation Point Query Service, and Ashford Lane is in hurricane evacuation Zone D. Turnberry Woods, farther along the same street, reads differently, so never accept a flood zone quoted for "Ashford Lane" as a whole.
A federally backed lender does not ordinarily require flood insurance in Zone X. It is optional and usually inexpensive there, priced under FEMA's Risk Rating 2.0, and Collier County's participation in the Community Rating System discounts National Flood Insurance Program premiums. Many owners carry it anyway; your lender's determination on the specific home decides whether it is required.
Section 5.6 of the declaration, as rewritten in 1999, requires every owner to carry insurance "in an amount sufficient to finance the repair or replacement of the improvements on the lot," to show proof within 30 days of the association's request, and lets the association buy coverage and charge the owner if a policy lapses. The association insures only the common areas.
A wind mitigation inspection under section 627.0629 records roof shape, roof-to-wall connections, roof deck attachment and opening protection, the credits that lower a premium; Citizens' discounts page explains the same credits. The Ana's Place at The Strand declaration decides a few things for every buyer: single-family use only, leases of at least 30 days and no more than three a year, household pets such as a cat or dog with no weight limit, no trucks, boats or RVs outside the garage for more than eight hours, master-approved signs only, and Construction Committee approval for exterior changes.
| Topic | What the recorded declaration says | Section |
|---|---|---|
| Use | Single-family residential living only; no business use | 7.1 |
| Leasing | In writing, copy to the board, no less than 30 days, no more than three times a year, no subleasing without approval, no room rentals | 10.4 |
| Pets | Household pets such as a cat or dog, leashed on common areas | 7.13 |
| Vehicles | No boats, trucks, commercial vehicles, trailers or RVs outside the garage or in common areas for more than eight hours | 7.4 |
| Garage | Doors closed except when entering or leaving; no conversion without the board's written permission | 7.4, 7.10 |
| Signs | Only "For Sale" signs meeting the master association's guidelines | 7.7 |
| Exterior changes | Master Construction Committee written approval first | 6.1 |
| Lawns | Irrigated to the pavement and to the waterline of any abutting lake | 7.5 |
| Antennas | No exterior antennas or dishes, except small screened dishes the board may allow | 7.3 |
| Pool heaters | Gas tanks stored below ground | 7.12 |
| Ownership by an entity | A designated "Primary Occupant"; other use treated as a lease | 10.2 |

The Strand's master declaration adds a 30-day minimum lease, allows two domestic animals per parcel, and runs the gate; transponders are $20 each and go to "residents, members, and approved renters only," per the master association's transponder form. Ana's Place is not age-restricted, and the declaration's own definition of a "Single Family" includes the owner's "spouse, children, parents, brothers, sisters."
Ana's Place at The Strand works well for a seasonal buyer: the association's landscapers keep the lawn, the gate is staffed, leases of a month or a season are allowed up to three times a year, and 12 of 32 owners already have a mailing address in another state. The owner still keeps the roof, pool and insurance.
On the 2026 roll, 18 of 32 Ana's Place homes carry a homestead exemption and 14 do not; 20 owners have a Florida mailing address and 12 an address in another state, from Illinois and Massachusetts to New York and Pennsylvania. That is close to The Strand as a whole, where 38.7% of residential owners have an out-of-state address.
A lease must be in writing, delivered to the board, at least 30 days, and no more than three a year, with no subleasing without board approval and no room rentals. The Ana's Place declaration does not require the board to approve a tenant in advance. A season to a single tenant fits; nightly or weekly renting does not.
Plan for pool service, air conditioning set for humidity control, hurricane preparation for openings, and someone to check the house after storms. Section 5.4 requires storm repairs to begin within 30 days of the insurance settlement and finish within a year, so an absentee owner needs a local contact.
An Ana's Place at The Strand address is zoned for 2026-2027 to Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High, all rated A by the state in 2024, 2025 and 2026, with the clubhouse about 0.4 miles away, the Publix outside the main gate about 1.7 miles and Vanderbilt Beach about 6.2 miles from Strand Boulevard at Immokalee Road.

The changes around Ana's Place at The Strand are road projects outside the gate: FDOT's I-75 widening along The Strand's east edge from fall 2026, a redesign of the I-75 interchange at Immokalee Road expected to start construction in early 2027, and a Livingston Road flyover in design. Inside the gate The Strand is built out.
FDOT's I-75 widening, project 452544-1, adds express and auxiliary lanes along The Strand's east edge, and project 454099-1 redesigns the Immokalee Road interchange. Collier County awarded a design contract for a Livingston Road flyover over Immokalee Road on July 28, 2026, reported by Gulfshore Business. Ana's Place sits near the middle of the community, with the golf course and preserve between it and both corridors.
The Pelican Strand PUD in Ordinance 02-57 caps The Strand at 1,160 homes and 35 feet of residential height, Collier County's PUD Master List marks it built out, and the 1998 Tract 9 neighborhood covenants cap Ana's Place at 32 homes. The preserve across Ashford Lane has no homes in it.
We find you the right Ana's Place at The Strand home by watching all 32 homes rather than waiting for the MLS: an automated search on Ashford Lane homes without a unit number, conversations with owners and the agents who work The Strand, and tours arranged the day a home appears, including for buyers who are not in Naples.
With two or three sales a year, the right Ana's Place home for you may come up once in a season. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, know which plans are on which stretch of the row, which homes have changed hands recently and which have been held since before 2013, and we tell you when a home that fits is likely to come up.
The county recorded a qualified $890,000 Ana's Place sale in June 2023 that never appeared on the MLS. Owners of long-held homes sometimes prefer a quiet sale to a known buyer, and a buyer who is pre-approved and ready is the one they will talk to.
Marc runs video tours with the roof, cage and equipment on camera, sends the permit history and the flood result for the address, and can arrange an inspection before you fly in. Several recent Ana's Place sales closed within days of listing, so a remote buyer needs that process in place first.
We negotiate an Ana's Place at The Strand purchase from the record: the plan's own sales, how long the home has been listed, the roof and system ages that are now the owner's, and the absence of competing listings. On a small plan priced inside the band there is little room; on a large plan listed above the record there has been a lot.
This is a public record walk-through, not a McGreevy and Comisar transaction. In 2023 a four-bedroom-plus-den home of 3,248 square feet at 6017 Ashford Lane listed at $1,100,000. That April another four-bedroom-plus-den home had sold at $1,125,000 in four days, and the asking price sat just under that sale. The home sat 48 days and closed on August 8, 2023 at $950,000, 86.36% of list and $292.49 a square foot, the lowest per-foot Ana's Place sale in five years. Five months later, on January 24, 2024, another four-bedroom home of 3,233 square feet at 6021 Ashford Lane listed at $1,125,000, sat 62 days and closed at $1,030,000, 91.56% of list. Two buyers who waited out those listings paid $150,000 and $95,000 under the asking prices. That is the room the record gives a patient buyer on a large plan listed above its band.
Closing date, the inspection period, a credit for an aging roof or pool equipment, whether furniture conveys, and who pays the estoppel fees all have value. A seller who wants a quick, certain close may take a lower price from a cash buyer with a short inspection period than a higher one with a financing contingency.
Because the 1999 First Amendment put the roof, exterior, pool and cage on the owner, every inspection finding at Ana's Place is the seller's to fix or credit before closing and yours after. We write repair and credit requests with the inspector's estimates attached, so the negotiation is about numbers rather than opinions.
Buyer closing costs at Ana's Place at The Strand include, by Collier County custom, the owner's title insurance policy at Florida's promulgated rate, about $4,972.50 on a $979,500 purchase, plus recording, the lender's charges and taxes on any mortgage, inspections, a prorated quarter of the association fee, and $20 per gate transponder.
| Line, on a $979,500 purchase | Who customarily pays in Collier County | Amount or basis |
|---|---|---|
| Owner's title insurance policy | Buyer, by Collier custom | Promulgated rate: $5.75 per $1,000 to $100,000, then $5.00 per $1,000 to $1 million, about $4,972.50 |
| Deed recording | Buyer | $10 for the first page and $8.50 for each additional page under section 28.24 |
| Mortgage documentary stamp tax | Buyer, if financing | $0.35 per $100 of the loan; $2,742.60 on an 80% loan of $783,600 |
| Nonrecurring intangible tax | Buyer, if financing | $0.002 per $1 of the loan; $1,567.20 on $783,600 |
| Lender's title policy and lender fees | Buyer, if financing | Per the lender's estimate |
| Inspections and wind mitigation report | Buyer | Per inspector |
| Association fee proration | Buyer credits the seller for the prepaid quarter | From the estoppel figures |
| Property tax proration | Seller credits the buyer | Seller's days of ownership in the year |
| Gate transponders | Buyer | $20 each |
| Deed documentary stamps | Seller, by custom | Not a buyer cost |

The Strand has no community development district, so no bond assessment comes with your tax bill. The recorded declaration we read sets no capital contribution for a resale buyer; the estoppel certificates are where any transfer or capital charge by either association would appear.
Since the National Association of REALTORS practice changes of August 17, 2024, an Ana's Place at The Strand buyer signs a written agreement with a buyer's agent before touring, the agreement states the agent's compensation, and that compensation is negotiable. A seller may still offer to pay some or all of it.
The agreement names what we do for you, for how long, and what we are paid, in a specific amount or rate; NAR explains it in written buyer agreements 101 and its settlement FAQs. Offers of compensation from sellers no longer appear on the MLS.
We explain the agreement in the first conversation, before any tour, and ask the seller's side about any compensation offer as part of every Ana's Place offer. Where a seller contributes, it reduces what you pay.

An Ana's Place at The Strand specialist matters because the facts that decide a good purchase here are recorded rather than advertised: a 1999 amendment that made the roof yours, a Pelican Strand Replat 5 legal description on most deeds, plans that price very differently per foot, an off-market sale in the county record and a flood answer that differs from the rest of Ashford Lane.

If Ana's Place does not have the right home this season, our guide to buying a home in The Strand covers all fifteen neighborhoods, and our Turnberry Woods at The Strand guide covers the coach homes farther along Ashford Lane.
These are the questions Ana's Place at The Strand buyers ask before they tour and before they sign, answered from the Southwest Florida MLS Matrix pull of September 26, 2026, the county's recorded sales and 2026 preliminary roll, FEMA's flood layers, the recorded declaration and Florida law. Nothing here is legal, tax or insurance advice.
A neighborhood of 32 detached single-family pool homes in one row on Ashford Lane inside The Strand, a gated golf community in North Naples, built from 1999 to 2001 and governed by its own Chapter 720 homeowners' association.
Single-family homes on their own platted lots. The master association's page calls them "villas," but each is a detached house you own with its lot.
No. You own the lot and the house in fee simple; there is no condominium declaration, no shared building and no condominium lender review.
Thirty-two. The 1998 Tract 9 neighborhood covenants cap it at "no more than thirty-two (32) residential units," and the county's address layer shows exactly 32 single-family addresses on Ashford Lane.
None was active or pending on September 26, 2026. Ask Marc to set a search and to tell you about any home likely to come up before it lists.
Twelve MLS sales in five years ran from $810,000 to $1,229,000 at a median of $979,500 (n=12, even). Since October 2024 every sale has closed between $980,000 and $1,229,000.
$1,125,000 on July 1, 2026, a four-bedroom-plus-den home of 3,338 square feet that had listed at $1,245,000 and sold after 69 days.
On small plans priced inside the recent band, little: 98% to 100% of list. On large plans listed above the record, buyers have paid 86.36% to 91.56% of list after 48 to 69 days.
About 2,100 to 3,300 square feet of MLS living area, in two-, three- and four-bedroom-plus-den plans. The larger plans have a second level over part of the house.
The smaller plans read as single-level homes, and two of the four-bedroom homes that sold pair a ground-floor footprint just under 2,000 square feet with more than 3,200 square feet of living area, which points to a second level. The MLS does not record stories, so we confirm each home.
Yes. All 32 lots carry a pool on the county roll, and 18 also carry a spa.
A lake and the Preserve nine's sixth fairway behind; a wooded preserve with no homes in it across Ashford Lane in front.
You do. The 1999 First Amendment moved roof repair, painting and exterior upkeep from the association to the owner.
Common areas, each lot's lawn and landscaping, minor driveway repair, management, reserves, common-area insurance and the master association's assessments, which the Ana's Place association collects and remits.
It is not published. We get the current quarterly figure from the seller or the manager before you offer, and the estoppel certificate confirms it at contract.
Yes, Social membership at The Club at The Strand, $4,162 in 2026 dues with no initiation fee. Golf and sport memberships are optional.
No. The Strand has no community development district, so no bond assessment appears on an Ana's Place tax bill.
They reset toward your purchase price. On the 2026 preliminary roll the non-homestead median is $7,275.69 and the homestead median $4,766.35; budget from the price, not the seller's bill.
Unshaded Zone X at all 32 address points on FEMA's effective and preliminary maps, with no part of any lot in Zone AH or AE.
A federally backed lender does not ordinarily require it in Zone X. It is optional and usually inexpensive; your lender's determination on the specific home decides.
A whole-house policy sufficient to rebuild, with proof within 30 days of the association's request, under section 5.6 as rewritten in 1999.
No. There is no age restriction, and the declaration's definition of a single family includes children.
Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High for 2026-2027, all rated A by the state in 2024, 2025 and 2026.
Yes, for 30 days or more, up to three leases a year, in writing with a copy to the board. Nightly and weekly rentals are not allowed.
Yes. The declaration allows household pets such as a cat or dog, leashed on common areas, with no weight limit; the master declaration allows two domestic animals per parcel.
Not outside the garage, or in the common areas, for more than eight hours. Garage doors stay closed except when entering or leaving.
No. The declaration says "There shall be no restrictions on transfers of Lots." The manager records a certificate of approval at closing, conditioned on the seller's dues being current.
With the master association Construction Committee's written approval first, under section 6.1 of the declaration, and Collier County permits.
Because 31 of the 32 homes sit on Tract 9 of the Pelican Strand Replat-5 plat of 1998, and one on the one-lot Ana's Place plat of 2000. The Ana's Place declaration governs every lot.
The Links' five-year median is $1,167,500 on 10 sales against $979,500 on 12 here, with every home on a Savannah fairway and six sales in the last year. Ana's Place offers the preserve frontage, a short trip to the clubhouse and a cleaner flood map.
About 0.4 miles, roughly two minutes, from the middle of Ashford Lane.
Two to four weeks for a cash purchase once the estoppels arrive; commonly 30 to 45 days with a mortgage.
