A Trophy Club at The Strand coach home is worth what recent sales of its own declared unit type say. Over the 36 months to September 26, 2026, the Southwest Florida MLS recorded 13 Trophy Club closings at a $695,000 median; over five years the 2,686 square foot upstairs plan closed at a $745,000 median and the 2,160 square foot first-floor plan at $695,000.
Trophy Club is 88 two-story Bateman coach homes in 22 buildings on one private loop, Trophy Drive, one of 15 voting neighborhoods inside The Strand, the gated golf community at Immokalee Road and I-75 in North Naples. Southwest Florida MLS Matrix, Trophy Drive rows, closings September 27, 2021 to September 26, 2026 (five years) and September 27, 2023 to September 26, 2026 (36 months). The 36-month window is the first holding ten or more closings; the 12-month window held five and the 24-month window seven.
The $695,000 Trophy Club median is a blend of three declared unit types on two floors. Within the 36-month window, the six upstairs sales ran from $660,000 to $850,000 and the six 2,160 square foot first-floor sales from $585,000 to $785,000, and the one type IV sale closed at $540,000. A valuation that starts from the blended median is wrong for most homes in the neighborhood.
Each building holds two first-floor residences, of 2,160 or 2,109 square feet, and two second-floor residences of 2,686 square feet, each with a 173 square foot lanai, per the recorded 2000 declaration. Upstairs adds 526 square feet over the first-floor type I, a foyer or loggia that is its own limited common element, an interior stair and, in some buildings, an elevator the owner maintains. Those differences are where the value lives.
McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, value Trophy Club homes from the full record: every one of the 19 Trophy Club closings in the Southwest Florida MLS over five years, the county's recorded sales, the Turnberry Woods sales of the same three declared plans, and the recorded declaration and restatement that shape what a buyer will pay.

We tracked all 19 Trophy Club closings the Southwest Florida MLS recorded in five years, the empty Trophy Club active list on September 26, 2026, the five qualified sales in the county's latest 12-month file and the six in its 24-month file, the nine Turnberry Woods closings of the same plans, and the 2000 declaration, 2020 amendment and 2024 restatement recorded with the Collier County Clerk. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. We will not hand you a number from an automated model, a Strand-wide median or a sale of a different plan. We will not quote a Trophy Club assessment no document supports. And we will not inflate a value to win a listing, because at Trophy Club the record shows what an inflated price costs: 164 and 278 days on market for the two most recent upstairs listings priced above it.
This valuation guide runs from how a Trophy Club home is valued, through the plan-by-plan sales, sale-to-list and speed, the five-year trend, one valuation worked from the record, the competition, Turnberry Woods and the other Strand condominiums, the club, association, flood and insurance effects, online estimates and what moves the number, to the valuation request, reviews and the valuation FAQ.
A Trophy Club coach home is valued three ways and reconciled: by comparable sales of its own declared unit type in the Southwest Florida MLS, by the same plans' sales at Turnberry Woods next door, and against the listings a buyer can tour the same week. The county's recorded sales are the cross-check, and the 2024 restatement supplies the adjustments.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
We start with your plan's sales in the 36-month window, six upstairs or six 2,160 square foot first-floor closings, then widen to 60 months when a residence needs more. Each comparable is adjusted for date, side of the loop, elevator, updates and condition, one line at a time, with the reason shown.
Trophy Club and Turnberry Woods at The Strand were declared by sister Bateman partnerships eleven months apart with identical unit-type language, so a Turnberry Woods sale of the same plan is the closest outside comparable a Trophy Club residence has. With nine Turnberry Woods closings in five years, it is a check rather than a market, and we adjust for its different setting, amenity set and flood paperwork.
A value has to make sense next to what a buyer can tour. On September 26, 2026 there was no Trophy Club or Turnberry Woods listing, and the nearest Bateman listing was a Grande Reserve first-floor residence at $618,000. With no listed competition on the loop, the ceiling is set by the last sales of your plan, not by an asking price down the street.
The county counts deeds it classifies as qualified, arm's-length sales. Its file for the 12 months to August 28, 2026 holds 5 Trophy Club sales at a $660,000 median, the same five prices the MLS recorded. We use the county record to confirm a sale price and to catch a sale the MLS missed, never as a separate price for your home, and we never mix its area figures with MLS living area.
The three methods rarely land on the same number. Comparable sales of your plan carry most of the weight; the Turnberry Woods check trims an outlier; the competition test tells us how much room the market leaves. You see all three and the weights.
A buyer's lender sends an appraiser who relies on closed sales, usually from the last six to twelve months, and who may reach outside Trophy Club if your plan has few recent sales. We prepare the appraiser package: your plan's 36-month and 60-month sales, the Turnberry Woods sales of the same plan, the county's recorded prices and the reason for each adjustment.

Trophy Club homes are worth what their own plan sells for. In the 36 months to September 26, 2026, the six 2,686 square foot upstairs sales closed from $660,000 to $850,000, the six 2,160 square foot first-floor sales from $585,000 to $785,000, and the single 2,109 square foot type IV sale at $540,000. Southwest Florida MLS Matrix. The 2,160 square foot five-year median is $695,000 (n = 11, odd, observed).
The upstairs plan sold quickly at the top in 2024 ($850,000 in 1 day) and slowly as asking prices stayed high into 2025 (153 and 164 days). In February 2026 two upstairs residences closed six days apart: one listed at $689,000 that had waited 278 days and closed at $660,000, and one listed at $745,000 that sold at full price in 6 days. Condition, view and preparation, not the plan, separated them.
The 2,160 square foot plan held up better per foot than upstairs: every first-floor type I sale in the window ran from $270.83 to $363.43 per living square foot, against $245.72 to $316.46 upstairs. Buyers pay a premium per foot for no stairs. The 2024 first-floor sales took 61 to 118 days at 92.86 to 94.05 percent of list; the December 2025 sale at $640,000, priced at the record, took one day.
Over five years the upstairs median ($745,000) runs about $50,000 above the 2,160 square foot first-floor median ($695,000), for 526 more square feet. That is far less than the extra area would earn at the first-floor rate per foot. An upstairs owner should expect a buyer to pay for the room, not for every foot of it, and a first-floor owner should expect the no-stairs premium to show up per foot.
With one sale in five years, the 2,109 square foot type IV is valued from the 2,160 square foot type I sales, adjusted for 51 fewer square feet and its layout, and checked against the April 2026 sale at $540,000 after 64 days, listed as three bedrooms and two baths.
Not for value. The same 2,160 square foot plan has been listed as two bedrooms plus a den and as three bedrooms, and the same 2,686 square foot plan as three bedrooms, three bedrooms plus a den and once four bedrooms plus a den. We value the declared unit type and the finish, not the bedroom count someone typed.
Trophy Club homes have recently closed at about 95 percent of their final asking price at the median, 95.05 percent over 36 months (n = 12, even), after a median 62.5 days. The averages hide the real pattern: homes priced at the record closed at full price within a week, and homes priced above it waited months and closed 4 to 7 percent under list.

Southwest Florida MLS Matrix. Two records in the five-year set, one inside the 36-month window, were entered in the MLS after closing and not marketed on the MLS; they count in price and volume but carry no meaningful sale-to-list ratio or days on market, so those columns use fewer sales.
In the last 12 months the two sales at 100.00 percent of list closed in 1 and 6 days; the three that closed under list took 64, 164 and 278 days. Over five years the six shortest stays on market (1, 1, 1, 3, 3 and 4 days) came with sale-to-list ratios of 98.84 to 109.73 percent. At Trophy Club, time on market is a pricing signal.
Your value is not your asking price minus five percent. It is the price a buyer will pay quickly when your residence is presented with its plan's record beside it. List there and the market tends to pay it; list above and the record says you wait, then concede.
Trophy Club values rose from a $638,050 calendar-year median in 2022 to $740,000 in 2024 and eased to $687,500 in 2025 and $660,000 in 2026 to date, on four to six sales a year. The five-year median is $699,000 on 19 closings, the highest of the nine Strand condominium neighborhoods.

| 2022 | 4 | $638,050 | even, mean of $576,100 and $700,000 |
| 2023 | 2 | $699,000 | even, both sales closed at $699,000 |

| 2025 | 4 | $687,500 | even, mean of $685,000 and $690,000 |
| 2026 to September 25 | 3 | $660,000 | odd, observed |
Southwest Florida MLS Matrix, closings September 27, 2021 to September 26, 2026. No Trophy Club home closed through the MLS from October to December 2021.
The 12-month median ($660,000, n = 5) sits below the 24-month ($685,000, n = 7), the 36-month ($695,000, n = 13) and the 60-month ($699,000, n = 19). Read that as a market that has eased from its 2024 peak, and as a mix effect: the last 12 months included the only type IV sale in five years, at $540,000.
In 2022 Trophy Club homes sold in 3, 4 and 13 days, one at 109.73 percent of its asking price. In 2023 both sales closed at full price in 1 and 3 days. By 2024 an upstairs residence reached $850,000 in a day, and a first-floor residence entered after closing at $785,000.
From mid-2024, asking prices ran ahead of buyers: the 2024 first-floor sales took 61 to 118 days at 92.86 to 94.05 percent of list, and three of the four 2025 sales took 49 to 164 days. The Strand's condominium market eased in the same period; Trophy Club still trades about $95,000 above the community's $565,000 condominium median.
With four to six sales a year, one plan's sale moves a calendar median. The 2024 median includes the $850,000 upstairs sale; the 2026 median includes the $540,000 type IV sale. We read the trend by plan before we date-adjust your comparables.
The 6031 Trophy Drive building shows how a Trophy Club value is built. The MLS records three sales in it in five years: a 2,160 square foot first-floor residence at $576,100 in March 2022, an upstairs residence at $850,000 in April 2024, and a 2,160 square foot first-floor residence at $690,000 in March 2025. Same building, three answers.

Listed at $525,000, it closed on March 1, 2022 at $576,100, 109.73 percent of list, after 3 days, at $266.71 per living square foot. In early 2022 buyers competed above asking, and an asking price set from older sales left money on the table that the buyers' competition put back.
Listed at $860,000, it closed on April 23, 2024 at $850,000, 98.84 percent of list, after 1 day, at $316.46 per living square foot, the highest Trophy Club price in five years. A 2,686 square foot upstairs residence at the 2024 peak, presented in season, set the ceiling the upstairs plan has not reached since.
Listed at $730,000, it closed on March 10, 2025 at $690,000, 94.52 percent of list, after 49 days, at $319.44 per living square foot. The per-foot figure was higher than the 2024 upstairs sale in the same building; the total was $160,000 lower. The listing price ran about $40,000 ahead of what buyers paid.
The county's recorded sales follow the deeds, which run days to weeks behind the MLS closing dates, and the association records a one-page certificate of approval for each sale. For a valuation we use the county layer to confirm prices, never to substitute its area figures for MLS living area.
The building did not set the price; the plan, the floor and the season did. A first-floor residence in this building is valued against first-floor sales across the loop, not against its upstairs neighbor, and a 2026 valuation date-adjusts the 2024 peak down rather than treating it as today's market.
Your Trophy Club home is competing with nothing on its own loop: on September 26, 2026 the Southwest Florida MLS showed no active, pending or contingent Trophy Club listing, and none at Turnberry Woods. The competition a buyer sees is the Grande Reserve first-floor listing at $618,000 and the rest of The Strand's nine actives.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
| Neighborhood | Active, pending or contingent on September 26, 2026 |
|---|---|
| Trophy Club at The Strand | None |
| Turnberry Woods at The Strand | None |
| Grande Reserve at The Strand | One active first-floor residence at $618,000; one first-floor residence pending with contingency at $545,000 |
| The Strand, all homes | 9 active listings against 61 closings in 12 months, 1.77 months of supply |
Zero listings is a moment, not a market. Trophy Club turns over about five homes a year out of 88, under six percent, so a single new listing changes the picture. The next well-prepared Trophy Club listing will be the only one a buyer can tour, and every buyer who has been watching the neighborhood will see it.
An upstairs residence has no listed competition among the three Bateman neighborhoods; a first-floor residence will be measured against the Grande Reserve $618,000 asking price, a smaller 1,884 square foot plan, and against Trophy Club's own $640,000 December first-floor sale.
Trophy Club and Turnberry Woods at The Strand hold value on the same three declared plans, and their recent sales sit close together. Trophy Club has the deeper record, 19 MLS closings in five years at a $699,000 median, its own clubhouse and a clean Zone X answer; Turnberry Woods has 9 closings, too few for a market median, and five buildings in Zone AH on the effective map.

A Turnberry Woods sale is only a comparable for the same plan and floor. Its June 2026 first-floor sale at $660,000 sits $20,000 above Trophy Club's December 2025 first-floor sale at $640,000; its December 2025 upstairs sale at $699,900 sits between Trophy Club's two February 2026 upstairs sales at $660,000 and $745,000. The two neighborhoods price the same product within a narrow band.
More homes trade more often: 19 closings in five years against 9. A deeper record means a tighter valuation, fewer guesses and an appraiser who can stay inside the neighborhood. It also means a Trophy Club seller's own sales set the comparable for Turnberry Woods, more often than the reverse.
A buyer financing a Turnberry Woods residence in one of its five Zone AH buildings may be required to carry flood insurance unless a letter of map change is accepted; a Trophy Club buyer at the tested Zone X point faces no federal requirement. That difference belongs in a valuation, as a cost a buyer can see.
If you own at Turnberry Woods, the same method applies with its own record and flood paperwork; see what is my Turnberry Woods at The Strand home worth.
Trophy Club holds the highest five-year median sale price of the nine Strand condominium neighborhoods, $699,000 on 19 MLS closings, ahead of Turnberry Woods, Mango Cay and Grande Reserve, and well above Wedge Wood's $445,000. Per living square foot it ranks among the lowest, because its residences are among the largest.

Southwest Florida MLS Matrix, Development THE STRAND, retrieved September 26, 2026, assigned to neighborhoods by street; homes are 2026 master ballot votes. Several rows rest on fewer than ten sales; read them as tiers, not a ranking.
Turnberry Woods, Grande Reserve and Mango Cay sit closest to Trophy Club at the five-year median. Grande Reserve's 12-month median of $789,000 now runs above Trophy Club's $660,000 on a smaller upstairs plan, which a buyer's agent will raise; the answer is plan size and per-foot value, which favor Trophy Club for a buyer who wants room.
In the last 12 months Trophy Club ran $256.05 per living square foot at the median, against $280.78 at Wedge Wood and $309.87 for The Strand's condominium segment as a whole. That does not mean Trophy Club is cheap; it means its residences are large, and large residences sell for less per foot everywhere.
The eight-per-building condominiums at Wedge Wood and Feather Sound are the community's entry price, about $250,000 below Trophy Club at the five-year median. The full community picture, single-family homes and villas included, is in our guide to The Strand.
The club and the association shape a Trophy Club value through cost and rules: mandatory Social membership at $4,162 a year with no initiation for Strand homeowners, an assessment no public page prints, an association that maintains the exterior and roofs, a two-unit cap, three leases a year and Board approval of every buyer. None of it differs by plan.
The Club at The Strand's 2026 Membership Brochure says Social membership "is mandatory for all homeowners" and that there is "NO initiation fee for homeowners within the Strand community." Dues are $4,162 a year. Because every Strand home carries the same dues, they do not move a Trophy Club value against Turnberry Woods or Grande Reserve; they matter against condominiums outside the gate.
The Trophy Club condominium assessment is not published on any public page we could find, and neither is the master association's share. The estoppel certificate, ordered through HomeWiseDocs, is the only reliable figure, and a buyer's offer will reflect it. We read it before we finalize a value.
Under Section 9.1 of the 2024 restatement, the association maintains exterior painting and waterproofing, structure, roofing, parking areas, shared utility lines, life safety equipment and the common elements, including the clubhouse, pool and spa, and insures the buildings under a master policy. That scope supports value: a buyer is not pricing in a roof. The full maintenance split, line by line, is in our Trophy Club at The Strand guide.
Section 1.29.5 puts any upstairs elevator on the owner's account. A documented, serviced elevator widens the upstairs buyer pool; an old or undocumented one is a discount a buyer will take. How many upstairs residences have an installed elevator is not stated in the recorded documents, so we confirm yours.
Section 14.6 caps any owner at two units, and Article 16 allows three leases a year of 30 days to one year, each approved, with no tenant pets. Those rules narrow the investor pool and keep the buyer pool owner-occupied, which steadies values but rules out a yield-based price.
The Strand has no Community Development District; it does not appear on Florida Commerce's Official List of Special Districts. There is no CDD debt to discount from a Trophy Club value.
Flood helps a Trophy Club value: the tested Trophy Drive point is in FEMA Zone X, unshaded, on panel 12021C0192J, with ground at about 15.1 feet, and the preliminary maps keep it in Zone X. Building age matters more: the buildings date from 2000 to about 2003, straddling the statewide building code, and an insurer prices the roof, openings and mitigation.
Outside the Special Flood Hazard Area, a lender does not require flood insurance, so a Trophy Club buyer's carrying cost carries no mandatory flood premium at the tested point. A building's own elevation certificate and lender determination govern, not a street point.
Collier County places The Strand in evacuation Zone D, and the National Hurricane Center's worst-case surge maps show no surge reaching any tested Strand point in a Category 1 or 2 hurricane.
The Florida Building Code superseded local codes on March 1, 2002, and Trophy Club's buildings were completed from 2000 to about 2003, so some predate it. Wind premiums turn on the roof, opening protection and the mitigation features documented on Florida's uniform mitigation form; shutters must meet the Board's specification (Section 9.11).
Florida's milestone inspections and structural integrity reserve studies attach to condominium buildings of three or more habitable stories. The recorded documents describe two-story buildings, and no Trophy Club building appears on Collier County's milestone list, which keeps those costs out of a Trophy Club value. That is our reading of the documents, not a legal opinion.
Unincorporated Collier County's Class 5 rating in FEMA's Community Rating System earns eligible NFIP policies a 25 percent discount, per the county's 2024 flood protection newsletter.
Online estimates miss on Trophy Club homes because they blend three declared plans on two floors, lean on a thin record of about five sales a year, cannot see an upstairs elevator or a first-floor premium per foot, and cannot read a 90-page restated declaration. The error runs in both directions.
A model that averages Trophy Club sales blends 2,109, 2,160 and 2,686 square foot residences. The first floor sold for more per foot; the upstairs sold for more in total. A per-foot model overvalues an upstairs residence and undervalues a first-floor one.
Five MLS sales in 12 months is too few for a model to separate plan, view, condition and date. That is why we widen to 36 months and read each sale.
Two Trophy Club records in five years were entered in the MLS after closing, not marketed on the MLS. A model that reads them as marketed sales misreads the sale-to-list and speed of the market.
The county's area figures and the MLS living area are measured differently. A model that mixes them produces a per-foot figure that matches neither; we use MLS living area only.
The elevator and its service record, the lanai view, the side of the loop, Board-approved flooring upstairs, the shutters and the condition of everything inside. A walkthrough sees them.
The number moves on condition, paperwork and timing: updated kitchens and baths, a documented elevator, Board approvals for any alteration, the estoppel and budget in hand, and a listing that reaches the seasonal buyers who arrive from December. Each of those is in your hands before the first showing, and each one shows up in the offers.
Air conditioning and water heater dates, sliding door tracks, screens and, upstairs, Board-approved hard flooring with its soundproofing. A buyer discounts what an inspector will flag.
Upstairs hard flooring needs Board approval and inspected soundproofing (Section 9.4); exterior changes, shutters and plantings need approval (Sections 9.11 and 14.3). Missing approvals become a negotiating point; documented ones support the number.
The estoppel certificate, the budget and reserve line, the master policy declarations page and the elevator record. A buyer who sees them early pays for certainty.
All five Trophy Club sales of the last 12 months closed between October and April. A listing ready by November reaches the buyers who set winter prices.
Many Trophy Club owners live elsewhere for part of the year. We can value from photos and a walkthrough video, and Marc can see the home with a key holder, clearing access with the gatehouse in advance.
A free in-person valuation of your Trophy Club home starts with a call to Jesse McGreevy at (239) 898-6072 or a request online, and ends with a written opinion of value built from your plan's Southwest Florida MLS sales, the Turnberry Woods sales of the same plan, the county record and the association facts a buyer will price in. There is no cost and no obligation to list.
Your plan's 36-month and 60-month sales with dates, days on market and sale-to-list ratios; the competing listings behind the gate; the county's recorded prices; the Turnberry Woods comparison; the club and association costs your buyer will see; a net sheet; and a recommended list price with a defensible range. Request it through a free valuation of your Trophy Club home.

These are the valuation questions Trophy Club owners ask us, each answered from the Southwest Florida MLS Matrix (retrieved September 26, 2026), the county's recorded sales and the 2024 restated declaration. For the buyer's view of the same numbers, see buying a home in Trophy Club at The Strand.
On its plan's record: upstairs residences closed at a $745,000 five-year median (n = 7) and 2,160 square foot first-floor residences at $695,000 (n = 11). Condition, elevator and view set where yours falls. Request a free valuation of your Trophy Club home.
$695,000 over 36 months on 13 MLS closings (n = 13, odd, observed), the first window with ten or more sales. The 12-month median is $660,000 on 5 closings.
Five sales are too few to carry a median, and one of them was the only type IV sale in five years. We widen to the first window with ten or more closings.
$850,000, an upstairs residence in the 6031 Trophy Drive building, on April 23, 2024, in 1 day.
$520,000, a 2,160 square foot first-floor residence in the 5994 Trophy Drive building, on August 31, 2022.
About $50,000 more at the five-year medians ($745,000 against $695,000), for 526 more square feet. Per foot, the first floor has sold higher.
The one type IV sale in five years closed at $540,000 in April 2026. We value a type IV from the 2,160 square foot sales, adjusted for 51 fewer square feet and layout.
$286.67 per living square foot at the 36-month median (n = 13) and $256.05 over 12 months (n = 5). Per-foot figures differ sharply by plan, so we use them only within a plan.
95.05 percent at the 36-month median (n = 12, even). Homes priced at the record closed at full price; homes priced above it closed 4 to 7 percent under.
62.5 days at the 36-month median (n = 12, even), from 1 day at the record to 278 days above it.
Calendar-year medians peaked at $740,000 in 2024 and were $687,500 in 2025 and $660,000 in 2026 to date, with plan mix driving part of the swing.
Two records in five years were Sold Data Entries: sales entered in the MLS after closing, not marketed on the MLS. They count in prices and volume but carry no meaningful sale-to-list or days on market.
Yes for the last 12 months: the county's five qualified sales match the MLS prices, at a $660,000 median. Its 24-month file holds 6 at $672,500.
Yes, but with about five sales a year the effect cannot be measured statistically. We compare your residence with the closest sales on the same side of the loop.
A serviced elevator widens the upstairs buyer pool; an undocumented one invites a discount, because the owner maintains and replaces it under Section 1.29.5.
Every Trophy Club residence has an assigned garage, so it is expected rather than a premium; its condition matters at showings.
Kitchens, baths, air conditioning and Board-approved flooring add value when a buyer can see them and the approvals are documented.
It shares the three declared plans, so its sales are the closest outside comparables: $660,000 for a first-floor residence in June 2026 and $699,900 upstairs in December 2025.
Grande Reserve's plans are smaller, so its sales are a check on totals, not a per-foot comparable. Its first-floor listing at $618,000 was the nearest Bateman listing on September 26, 2026.
Not against other Strand homes, which carry the same $4,162 Social dues. They matter against condominiums outside the gate.
A buyer prices in the carrying cost, so the estoppel figure matters. We read it before finalizing a number.
Yes. Zone X, unshaded, at the tested point means no federal flood insurance requirement there, unlike the Zone AH buildings at Turnberry Woods.
Both attach to buildings of three or more habitable stories. The recorded documents describe two-story buildings, and no Trophy Club building is on the county's milestone list.
It narrows the investor pool and steadies the owner-occupied market. A value based on rental yield does not fit Trophy Club.
No. A valuation is our written opinion of market value for pricing; an appraisal is ordered by a lender. We prepare the appraiser package so the two line up.
Models blend three plans on two floors, read sales entered after closing as marketed sales and cannot see the elevator or the condition.
Whenever a Trophy Club sale closes, because with five a year each one moves the record. We send updates to owners who ask.
Yes, from photos and a walkthrough video, with Marc visiting through a key holder when you want an in-person look.
