Buying a home in Trophy Club at The Strand takes three decisions before an offer: which of the three declared plans you want, because upstairs and first-floor residences trade as separate markets; whether the 2024 restated declaration's approval, two-unit, leasing and pet rules fit your plans; and what the unpublished assessment, the $4,162 club dues and an upstairs elevator add to your yearly cost.
Trophy Club is 88 two-story Bateman coach homes in 22 buildings on one private one-way loop, Trophy Drive, at the north end of The Strand, the gated golf community at Immokalee Road and I-75 in North Naples, ZIP 34110. Our complete guide to Trophy Club at The Strand covers its history, the recorded declarations, the amenities, the permits and the road projects nearby. This page is for the buyer: what sold and for how much, which plan fits, what you will pay every year, which rules decide whether a home works for you, which documents Florida law puts in your hands, and how we negotiate here. Call Marc Comisar at (239) 287-5873 or Jesse McGreevy at (239) 898-6072 whenever you want to talk it through.

Each building holds two first-floor residences, of 2,160 or 2,109 square feet, and two 2,686 square foot second-floor residences with an interior stair and, in some buildings, an elevator. Over five years the 2,160 square foot plan closed at a $695,000 median (n = 11) and the upstairs plan at $745,000 (n = 7). Your plan sets your budget before your building does.
Article 17 of the 2024 Amended and Restated Declaration requires the Board's prior written approval of every sale, decided within 30 days after a complete application and any personal interview, and the Board may check credit and background and meet every proposed occupant. An entity buyer designates one natural-person Primary Occupant.
Every Trophy Club owner holds a vote in the Trophy Club condominium association, a share of The Strand Master Property Owners Association through Trophy Club's 88 votes, and mandatory Social membership in The Club at The Strand at $4,162 a year with no initiation for homeowners. The first sets your assessment and rules and approves your purchase, the second runs the gate and roads, and the third is a private club with its own dues.
Trophy Club at The Strand is the 88-home condominium. The Club at The Strand is the privately owned golf and social club at 5840 Strand Boulevard that every Strand homeowner joins. Searches mix them up; your contract will not.
No private pools at the residences, no boat docks, no golf frontage on every residence, no hot tubs on lanais, no guest parking on the street, no published assessment and no Community Development District. Its own clubhouse, pool and spa are reserved for Trophy Club owners and their approved tenants and guests.
Trophy Club buyers work with McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, because a Trophy Club purchase turns on details a listing never shows: the plan's own sales record, the Article 17 approval grounds, the two-unit cap, the three-lease rule, the owner-paid elevator clause and an assessment no public page prints. We read them before you offer.

This buyer guide runs from the market and the plan choice, through one purchase walked through from the record, the comparison with Turnberry Woods, the yearly cost, the rules, financing, the documents to read, flood and insurance, the steps, how we search and negotiate, closing costs and representation, schools and daily life, to the consultation, reviews and the buyer FAQ.
The Trophy Club market is thin and quiet for buyers right now: no listing on September 26, 2026, about five sales a year out of 88 homes, and 13 MLS closings over 36 months at a $695,000 median and 95.05 percent of final asking price. The buyer's advantage is negotiating room on residences priced above the record.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
One record in the window, a first-floor sale at $785,000 in January 2024, was entered in the MLS after closing, not marketed on the MLS, so it counts in price but not in the sale-to-list or days-on-market medians.
Five closings at a $660,000 median (n = 5, odd, observed): $685,000 upstairs after 164 days, $640,000 first floor in 1 day, $660,000 upstairs after 278 days, $745,000 upstairs in 6 days and $540,000 for the type IV first floor after 64 days. Two closed at full list price; three closed 4.2 to 5.5 percent under it.
On September 26, 2026 the MLS showed no active, pending or contingent Trophy Club listing, and none at Turnberry Woods. The Strand as a whole had 9 active listings against 61 closings in 12 months, 1.77 months of supply. A Trophy Club buyer waits for the next listing with a saved search and a pre-approved offer plan, or widens the search to Turnberry Woods, which has the same three plans.
Residences priced at their plan's record have sold at full price within a week; residences priced above it have waited 153 to 278 days and closed under list. The negotiating room is on the second kind, and the longer it sits, the more of it there is.
Tell us which plan and which side of the loop you want, and we will set up a saved search and a pre-approved offer plan before the next listing appears. The Trophy Club floor plan that fits you depends on stairs and space: a 2,160 or 2,109 square foot first-floor residence with no stairs, or a 2,686 square foot second-floor residence with an interior stair and possibly an elevator you maintain. Each has a 173 square foot lanai and an assigned garage, per the recorded declaration.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
| Declared unit type | Floor | Living area | Lanai | Five-year MLS closings | Five-year median | Five-year range |
|---|---|---|---|---|---|---|
| First floor, type I | Ground | 2,160 sq ft | 173 sq ft | 11 | $695,000 (odd, observed) | $520,000 to $785,000 |

| Second floor, type I | Upper | 2,686 sq ft | 173 sq ft | 7 | $745,000 (odd, observed) | $660,000 to $850,000 |
Unit types and areas: the recorded declaration, O.R. Book 2709, Page 0584. Sales: Southwest Florida MLS Matrix, closings September 27, 2021 to September 26, 2026.
The 2,160 square foot type I is the plan that trades most, eleven of nineteen sales in five years, listed as two bedrooms plus a den or three bedrooms, with two or three baths. The 2,109 square foot type IV has sold once in five years. Buyers have paid more per foot for the first floor than for upstairs: in the 36-month window every 2,160 square foot sale ran $270.83 to $363.43 per living square foot, against $245.72 to $316.46 upstairs.
The 2,686 square foot second-floor plan adds 526 square feet over the first-floor type I and has recorded about $50,000 more at the five-year median. It has its own garage, a foyer or loggia that is its limited common element (Section 1.29.4) and an interior stair. If there is an elevator, Section 1.29.5 makes it the owner's to maintain, repair and replace. The recorded documents do not say how many upstairs residences have one, so we confirm it, its age, its last inspection and its service contract before you offer.
The same plan has been listed with different room counts, because a den can be called a bedroom. Compare declared plans and square feet, not bedroom numbers.
Lanais may not be enclosed or glassed in, and hot tubs, spas, saunas and tanning beds are barred on lanais and inside units (Sections 9.3 and 14.3). Hard flooring upstairs needs Board approval submitted four weeks ahead, inspected soundproofing and possibly a structural engineer's review at your cost (Section 9.4). Units cannot be combined (Section 9.10). If you plan to renovate, bring the restatement to your contractor before you sign.
Each residence has a garage assigned to it by number as a limited common element (Section 1.29.3). Section 14.9 requires at least one vehicle in the garage overnight, allows no more than one in the driveway and bars parking on the street or grass, so a two-car household plans around one garage and one driveway space.
The clearest buyer lesson in the Trophy Club record is February 2026, when two 2,686 square foot upstairs residences closed six days apart: one in the 6035 Trophy Drive building at $660,000 after 278 days on market, $29,000 under its final asking price, and one in the 5963 Trophy Drive building at $745,000, its full asking price, after 6 days.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
The 6035 Trophy Drive residence, listed as three bedrooms plus a den with three baths, had a final asking price of $689,000 and closed on February 11, 2026 at $660,000, 95.79 percent of list, at $245.72 per living square foot, the lowest per-foot upstairs price in five years. Its buyer had 278 days of market evidence on their side.
The 5963 Trophy Drive residence, listed as three bedrooms with three baths, asked $745,000 and closed on February 17, 2026 at $745,000, 100.00 percent of list, in 6 days, at $277.36 per living square foot. Its buyer competed for a residence the market valued at its asking price on day one.
The county's qualified sales file for the 12 months to August 28, 2026 includes both prices, $660,000 and $745,000, among its five Trophy Club sales. The association recorded a certificate of approval for each sale, stating that the approval "is subject to all maintenance fees and assessments being current as of the date of the closing."
Three things. First, at Trophy Club, days on market tell you where the negotiating room is: a residence that has sat for months is priced above what buyers have paid. Second, a residence priced at the record will not wait for you, so have the pre-approval, the document review and the offer ready. Third, the $85,000 gap between two sales of the same plan in the same week came down to condition, view and presentation, which is why we walk every residence before you bid.
Buy Trophy Club at The Strand for its own clubhouse, a deeper resale market of 88 homes, a declaration restated in 2024 and a clean Zone X flood answer; buy Turnberry Woods at The Strand for the same three Bateman plans on a quieter street of 32 homes with a preserve behind it, if its Zone AH flood paperwork fits your lender and budget.

Grande Reserve at The Strand is the third Bateman coach-home condominium, with smaller plans (about 1,884 and 2,442 square feet), its own clubhouse, pool and spa, and a different set of rules. A buyer who wants a Bateman coach home and can be flexible on size should watch all three.
Owning a Trophy Club home costs five layers: the Trophy Club condominium assessment, which is not published, the master association's share, also not published, mandatory club Social dues of $4,162 a year, optional golf, and Collier County property taxes on your purchase price. There is no CDD. Upstairs, add any elevator service contract.

Under Section 9.1 of the 2024 restatement, the association maintains exterior painting and waterproofing, structure, roofing, parking areas, shared utility lines, exterior building lights, the outside faucet, life safety equipment and the common elements, including the clubhouse, pool and spa, and insures the buildings under a master policy. The association's site says Trophy Club "has exceptional financial management through its long-range planning, and careful investment of its strong capital replacement reserves"; the budget shows the balance.
Section 9.2 puts interior walls, finishes and ceilings, the entry and garage doors (the association paints the outside), sliding glass doors, screens, hurricane shutters, air conditioning, appliances, floor coverings, plumbing from the unit's shutoff valve inward and, upstairs, any elevator on the owner. Section 12.8 requires a unit-owner policy and a certificate to the Board every year.
Every Trophy Club residence is in unincorporated Collier County and pays the same countywide levies. The seller's bill may reflect homestead and assessment-cap benefits that will not carry to you, so budget on your purchase price times the current total millage. If you make Trophy Club your Florida home, you may apply for homestead, and Florida's portability rules may let you carry a prior Florida homestead benefit.
Four documents replace every "not published" above: the estoppel certificate, ordered through HomeWiseDocs; the Trophy Club and master adopted budgets; the master policy declarations page with its deductible; and the club's written statement of dues. We have them in hand before your inspection period ends.
Seven Trophy Club rules decide whether a home works for you: Board approval of every purchase, the two-unit ownership cap, three leases a year of 30 days to one year, two pets with none for tenants, limits on guests in your absence, parking and one-way traffic on the loop, and approval for alterations. Trophy Club is not a 55+ community.
Every transfer needs the Board's prior written approval (Section 17.2). The Board has 30 days after a complete application and any interview (Section 17.3.2.1), may require credit history, a criminal background investigation, references and an interview with all proposed occupants (Section 17.3.1.1), and may disapprove on listed good-cause grounds (Section 17.4.3).
Section 14.6: no individual, spouse, couple, relative or related entity may own or control more than two Trophy Club units. A family buying a second unit for relatives can; an investor assembling units cannot.
Article 16 allows leases of 30 days (or one calendar month, whichever is less) to one year, no more than three per calendar year, each approved in advance within 30 days, to natural-person tenants. Subleasing, room rental and short-term or vacation rental are prohibited, and the Board may require a security deposit of up to one month's rent.
Section 14.11 allows two household pets per unit, limited to domestic dogs, domestic cats and caged birds, kept out of the pool and recreation areas, and picked up after immediately. Guests and tenants may not have pets, and a pet the Board finds a nuisance must leave within three days of written notice.
No more than two persons per bedroom plus two may reside in a unit (Section 14.1). Non-related overnight guests may use the residence in your absence no more than twice a calendar year with 10 days' notice; related guests may stay without that limit; and anyone staying more than 30 days in a calendar year is treated as a resident or tenant needing approval (Article 15 and Section 15.4). Every rule on this list is summarized, with its section number, in our Trophy Club at The Strand guide.
At least one vehicle in the garage overnight, no more than one in the driveway, no street or grass parking, no commercial vehicles, campers, boats or trailers outside, one-way counterclockwise traffic on Trophy Drive, and quiet hours from 10:00 p.m. to 8:00 a.m. (Sections 14.2 and 14.9).
Neither the Trophy Club declaration nor The Strand's master documents set an age requirement, and the restatement states there is no limitation on sale, lease or occupancy based on protected characteristics under fair housing law (Section 24.5).
You finance a Trophy Club home as a condominium: the lender underwrites you and then reviews the project, its budget, reserves, insurance and any litigation, before it will close. The Board's 30-day approval runs alongside the lender's review, so both start the day the contract is signed. A cash purchase removes the project review but not the need to read the same documents.
Fannie Mae's project standards look at the association's budget and reserves, insurance, litigation and how many units a single owner holds, and its ineligible-project rules list the conditions that stop a conventional loan. Your lender sends the association a questionnaire; Trophy Club's two-unit cap and owner-occupied profile are the kind of facts that questionnaire asks about.
We did not find a public record marking Trophy Club ineligible, and none certifying it eligible. The budget, reserve and insurance details that decide a lender's review are held by the association and its manager, Advanced Property Management Services.
FHA loans on condominiums require project approval or a single-unit approval, shown on HUD's FHA Condominium Look-up. We did not certify Trophy Club's status for this page, so your lender runs the look-up.
A cash offer shortens the timeline and removes the project-review risk. It does not remove the need to read the budget, the reserve line and the estoppel; a lender reads them to protect the loan, a cash buyer to protect the purchase.
Before buying at Trophy Club, read the 90-page 2024 Amended and Restated Declaration with its articles and bylaws, the current rules, the adopted budget and financial report, the association's question-and-answer sheet, the estoppel certificate and the master policy declarations page. Florida's section 718.503 gives a resale buyer a statutory window to cancel after receiving them.
Owners adopted it on January 25, 2024 and it was recorded on February 27, 2024 at O.R. Book 6333, Page 2693. It is the document we quote on this page, and the one your attorney should read: maintenance line by line (Article 9), insurance (Article 12), use restrictions (Article 14), guests (Article 15), leasing (Article 16) and sale approval (Article 17).
Section 24.12 makes Trophy Club subject to The Strand's master declaration, which controls in a conflict unless it conflicts with Chapter 718. The master documents set the 30-day minimum lease for every Strand home and two pets per parcel.
Under section 718.503 of the Florida Statutes, a resale buyer who has not received the declaration, articles, bylaws, rules, the question-and-answer sheet, the budget and the financial report before signing may cancel within the statutory window after receiving them, until closing. We make sure the package reaches you on day one so you read it, not race it.
Florida's milestone inspections and structural integrity reserve studies attach to condominium buildings of three or more habitable stories. The recorded documents describe two-story buildings, and no Trophy Club building appears on Collier County's milestone list, as of January 2026. That is our reading of the documents, not a legal opinion; DBPR's SIRS reporting database is where any filed study would appear.
Check flood, storm and insurance for a Trophy Club home on four records: FEMA's effective map, which puts the tested Trophy Drive point in Zone X, unshaded, on panel 12021C0192J with ground at about 15.1 feet; Collier County's evacuation Zone D; the master policy and its hurricane deductible; and your own HO-6 and wind mitigation quotes.
We ran a Trophy Drive street point through FEMA's live National Flood Hazard Layer and preliminary layer and the USGS elevation service on September 26, 2026: Zone X, unshaded, on effective panel 12021C0192J (February 8, 2024), no base flood elevation line within 200 meters, ground at 15.1 feet, and Zone X on the preliminary maps. The point fixes the street, not a particular building, so your lender's determination and the building's elevation certificate govern.
Collier County places The Strand in evacuation Zone D. The National Hurricane Center's worst-case surge maps show no surge reaching any tested Strand point in a Category 1 or 2 hurricane, and the National Weather Service placed Collier's extensive Ian surge south and west of US 41.
The association insures the buildings under a master policy with a deductible the Board sets (Sections 12.2 and 12.3). Your unit-owner policy covers what section 718.111(11) and the declaration leave to you, including interior finishes, cabinets, floor coverings, fixtures, appliances, air conditioning and, upstairs, any elevator. Match your loss assessment coverage to the master policy's hurricane deductible.
The buildings were completed from 2000 to about 2003, straddling the March 1, 2002 start of the statewide Florida Building Code. Wind premiums turn on the roof, opening protection and the mitigation features documented on Florida's uniform mitigation form, and shutters must meet the Board's specification (Section 9.11).
Not required by federal rule in Zone X, but often modest there. Unincorporated Collier County's Class 5 Community Rating System rating earns eligible NFIP policies a 25 percent discount.
The steps to buy a Trophy Club home run from a written buyer agreement and pre-approval, through a saved search for your plan, a fast offer when the right residence appears, the document and estoppel review, the Board's application and interview, inspection and insurance quotes, to closing with the certificate of approval recorded.
Get gate transponders from the master association ($20 each), register with the Trophy Club association's owner portal, and confirm your Social membership with the club.
We find you the right Trophy Club home by watching every Trophy Club and Turnberry Woods listing the day it appears, walking each residence for the things a listing omits (the elevator, the view, approved flooring, the shutters), and having your offer ready before a residence priced at the record is gone.
With about five Trophy Club sales a year, a saved search for your plan, plus the same plan at Turnberry Woods, is how you see a listing on day one. A residence priced at the record has sold in 1 to 6 days.
Some Trophy Club owners prefer a quiet sale to an open listing. When a residence that fits your plan comes to us that way, we tell you.
We check the elevator's age and service record, the air conditioning and water heater dates, the lanai and screens, the shutters against the Board's specification, and any upstairs hard flooring against its approval.
Before you offer, you see your plan's 36-month and 60-month sales, the Turnberry Woods sales of the same plan and the county's recorded prices, so your offer rests on the record.
We negotiate for you at Trophy Club by pricing your offer to the plan's record, using days on market as leverage on residences priced above it, asking for the elevator, approval and estoppel facts up front, and preferring a credit for owner items over a fight about price.
The plan's sales tell us where a residence should trade. When a residence has sat for months above that level, the record supports an offer below list; when it is priced at the record, we write cleanly and fast.
Because the elevator, air conditioning, water heater, doors and shutters are owner items, an inspection finding on them is a credit request to the seller. Roofs and exterior are the association's, so a roof finding goes to the association's records.
We write a closing date that leaves room for the Board's 30 days after a complete application and any interview, and we submit your application the day the contract is signed.
We read the estoppel for any special assessment and negotiate who pays it, rather than leave it to a default clause.
If you are selling a home to buy at Trophy Club, we coordinate both closings. If your current home is at Trophy Club, our guide to selling a home in Trophy Club at The Strand covers your side.
Buyer closing costs at Trophy Club typically include the owner's title policy, a Collier County custom, the closing agent's fees, recording, the association's sale approval processing fee, any lender costs, prorated assessments and club dues, and gate transponders. Cash buyers avoid the loan items.
Florida's owner's title premium is set by the state under rule 69O-186.003 of the Florida Administrative Code, so it is the same at every title company for the same coverage. In Collier County the buyer customarily selects the closing agent and pays the owner's policy; the contract controls.
A financed buyer pays the lender's fees and title policy, Florida's documentary stamp tax on the note and the intangible tax on the mortgage, both described by the Florida Department of Revenue, and possibly a condominium questionnaire fee charged by the manager.
The sale approval processing fee, up to the maximum Florida law allows per transaction (Section 17.5), prorated assessments and any special assessment the contract assigns to you.
Florida property taxes are paid in arrears, so at a closing before November the seller credits you for the seller's days of ownership and you pay the full bill when it arrives.

Buyer representation after the NAR settlement works through a written agreement you sign with your agent before touring, stating the services and the compensation, which is negotiable. Offers of compensation to buyer agents no longer appear on the MLS; a Trophy Club seller may still agree to pay part or all of it in the contract, and we ask.
Since the practice changes of August 17, 2024, buyers working with an agent sign a written agreement before touring a home, per NAR's guide to written buyer agreements.
Compensation is negotiable and is not advertised on the MLS, per NAR's settlement FAQs. It may be paid by you, by the seller as part of the contract, or by a combination.

From the Strand Boulevard entrance, modeled free-flow: I-75 at Immokalee Road about 1 minute, NCH North Naples Hospital about 6, Mercato about 9, Vanderbilt Beach Park about 12, Naples Airport about 16 and Southwest Florida International Airport about 25. Trophy Club sits near the north end of the community, so add the interior drive to the gate. FDOT's I-75 widening and the planned diverging diamond at Immokalee Road will affect that drive for several years.
