A Concordia condominium is worth what the recorded sales of its own floor plan say, adjusted for its floor, view and condition: in the 12 months to September 25, 2026, Lee County recorded plan medians from $150,000 for the 1,147-square-foot one-bedroom to $229,000 for the 1,468-square-foot three-bedroom, around a community median of $210,000 on 22 sales. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, built this valuation guide for owners on Concordia Lake Circle in Cape Coral, Florida 33909. The community itself is covered in our Concordia community guide, and the city in our Cape Coral area guide.

A Concordia home is worth, in round terms, $141,000 to $165,000 for a one-bedroom, $177,500 to $247,500 for a two-bedroom and $210,000 to $267,000 for a three-bedroom, the ranges of qualified sales Lee County recorded in the 12 months to September 25, 2026, with the single low two-bedroom sale at $112,500 an outlier. Your unit's plan, floor and condition place it inside those ranges.
Data updated: October 2026 (Lee County Property Appraiser roll and Florida Department of Revenue qualified sales, newest recorded sale September 25, 2026; Southwest Florida MLS (Matrix) export pulled October 10, 2026).
We value a Concordia unit from the public record first. Lee County's roll gives every unit's floor plan, bedrooms, baths and year built; the Florida Department of Revenue's qualified sales give every arm's-length sale with its recorded price. The MLS adds days on market and the gap between asking and selling price, which tells us how a price will hold up in negotiation.
Concordia's $210,000 median blends six floor plans whose 12-month medians ran from $150,000 to $229,000. Valuing a 1,618-square-foot three-bedroom from the community median would undervalue it, and valuing a one-bedroom from it would overvalue it by about $60,000. Every valuation we prepare names the plan first.
We cover the recorded values by floor plan and bedroom count, what moves a Concordia value up or down, the value history since 2007, the MLS comparables with days on market and sale-to-list ratios, how fees, insurance and flood designation shape what a buyer will pay, why a recorded-sale valuation beats an automated estimate, and more than thirty valuation questions answered directly.
A Concordia owner should know that the floor plan sets the base value, that recorded plan medians ran from $150,000 to $229,000 in the last 12 months, that the market is flat year over year but 26.3 percent below the 2022 median, and that buyers negotiate to a median 94.1 percent of list, so the asking price and the value are different numbers.
Concordia owners call McGreevy and Comisar for a valuation because we read the recorded sales of their own floor plan, the MLS closings with their negotiation history and the active competition before we name a price, and because we lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, with over $2.5 billion in team sales.
In the last 12 months we tracked 22 Concordia closings recorded by Lee County and the 20 MLS-marketed Concordia closings in the October 10, 2026 export. That is the record a buyer's agent and an appraiser will read against your price, so it is the record we read first. We are also ranked the #5 real estate team in Florida (RealTrends 2026).

Enter your address in the free Concordia home valuation form and tell us whether you are selling this season, next year or simply want to know. The request goes straight to Jesse McGreevy and Marc Comisar, Top 1% Real Estate Agents Nationally Since 2008. We answer with recorded Concordia comparables for your plan, the current association fee figures, the flood designation for your building and a seller net sheet.
Your unit number, whether it is on the lower or second level, its view, the year of any major updates (air conditioning, water heater, kitchen, bathrooms, flooring) and your timing. The county roll already tells us the plan, bedrooms, baths and year built.
A Concordia condominium is priced by matching it to recent recorded sales of the same floor plan, adjusting for floor level, view and condition, checking the active listings it will compete with and setting an asking price that leaves room for the 94.1 percent median sale-to-list negotiation while landing at the recorded value.
Concordia's six plans, at 1,147, 1,190, 1,223, 1,356, 1,468 and 1,618 square feet of county heated area, repeat in all 34 buildings. The unit's plan is the first and largest determinant of value.
We list every qualified recorded sale of the plan in the last 12 and 24 months. Where the plan recorded fewer than three sales in 12 months, we widen to 24 months and to the neighboring plans, and we say so.
Adjustments come from the comparables themselves: their MLS photos, remarks and the condition notes in their listings. We do not apply fixed premiums the record does not support.
On October 10, 2026, nine Concordia units were listed, from $199,000 to $278,777. A value that ignores them misjudges what a buyer will pay this month.
The asking price sits above the expected value by the margin Concordia buyers negotiate, about 6 percent at the median, so that a normal negotiation ends at value.
Concordia floor plans were worth, at their 12-month recorded medians, $150,000 for the 1,147-square-foot one-bedroom, $190,000 for the 1,190 two-bedroom, $210,000 for the 1,356 two-bedroom and $229,000 for the 1,468 three-bedroom; the 1,223 plan recorded two sales and the 1,618 plan one, which we list rather than turn into medians.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026).
| Plan (county heated sq ft) | Bedrooms | Units | Recorded sales, 12 months | Median or sales | Low to high |
|---|---|---|---|---|---|
| 1,147 | 1 | 68 | 4 | median $150,000 | $141,000 to $165,000 |
| 1,190 | 2 | 68 | 5 | median $190,000 | $177,500 to $210,000 |
| 1,223 | 2 | 34 | 2 | two sales, $215,000 and $230,000 | |
| 1,356 | 2 | 34 | 5 | median $210,000 | $112,500 to $247,500 |
| 1,468 | 3 | 68 | 5 | median $229,000 | $210,000 to $267,000 |
| 1,618 | 3 | 68 | 1 | one sale, $220,000 |
A one-bedroom Concordia condo of 1,147 square feet recorded four sales in 12 months at a $150,000 median, from $141,000 to $165,000; over 24 months, nine one-bedroom sales had a $155,000 median. Units listed as one bedroom plus den draw seasonal buyers who want a guest space.
Two-bedroom Concordia condos recorded 12 sales in 12 months at a $202,500 median, from $112,500 to $247,500, across three plans. Over 24 months, 20 two-bedroom sales had a $211,250 median. The 1,356 plan is the largest two-bedroom and the most variable in price.
Three-bedroom Concordia condos recorded six sales in 12 months at a $227,000 median, from $210,000 to $267,000. Over 24 months, 11 three-bedroom sales had a $238,500 median. The 1,468 plan carried the year's top sale, $267,000.
The 12-month median price per square foot of county heated area was about $155 across Concordia: about $131 for the one-bedroom plan, about $160 across the two-bedroom plans and about $155 across the three-bedroom plans. Per-square-foot figures fall as units get larger, so they are a cross-check, not a pricing method.
A Concordia home's value moves up with a larger plan, a renovated interior, a strong lake view and a well-maintained association with no pending special assessment, and down with dated systems, deferred interior maintenance, a pending assessment or a slow association response that delays the buyer's lender. The plan sets the band; the rest places the unit within it.
Condition is the largest variable inside a plan. The 1,356-square-foot plan recorded sales from $112,500 to $247,500 in one year, a $135,000 spread on identical square footage. Updated kitchens and baths, newer air conditioning and flooring push a unit toward the top of its plan's range.
Floor level matters to some buyers. The association says each building has three lower-level and seven second-level units; lower-level units suit buyers who avoid stairs, upper units can offer better lake views. We weigh it from comparables, not a formula.
Concordia's buildings carry 2006, 2007, 2009 or 2010 build years on the county roll. Within that four-year span, year built matters less than the unit's condition and the association's maintenance of roofs and exteriors, which a buyer reads in the budget and reserves.
A pending special assessment lowers what a buyer will pay or shifts to the seller in negotiation; it appears on the estoppel certificate under section 718.116. A well-funded reserve schedule supports value because buyers fear surprise assessments.
Yes. A buyer budgets the fee, a $500 monthly median on the October 10, 2026 MLS export, alongside the mortgage. A higher fee lowers what a payment-focused buyer can borrow, which is why Concordia's fee is part of every valuation.
Recorded sales in Concordia show 22 qualified sales in the 12 months to September 25, 2026, at a $210,000 median, a $4,398,500 total and turnover of 6.5 percent of the 340 units. Every sale is listed below by date, building, plan and recorded price, which is the comparable set every Concordia valuation starts from.

Your comparables are the sales of your plan first, the adjacent plans second, and the most recent sales weighted most. A 1,468-square-foot owner reads the five 1,468 sales, from $210,000 to $267,000, before anything else.
The $112,500 sale of a 1,356-square-foot unit in May 2026 is a qualified recorded sale, but it sits far below the plan's $210,000 median. Condition, a motivated seller or terms the deed does not show can explain a price like that; one low sale does not reset a plan's value, and we weigh it accordingly.
Concordia home values are roughly flat over the last two years and below their 2022 peak: the 12-month median is $210,000, 1.8 percent below the prior 12 months, the 24-month median is also $210,000, and the 2022 calendar-year median was $285,000. Calendar 2026 to September 25, at $212,500, runs above calendar 2025's $185,540.
| Year | Recorded qualified sales | Median |
|---|---|---|
| 2007 | 69 | $235,900 |
| 2009 | 100 | $92,050 |
| 2010 | 64 | $93,000 |
| 2015 | 38 | $142,750 |
| 2019 | 32 | $161,500 |
| 2020 | 29 | $168,500 |
| 2021 | 37 | $190,000 |
| 2022 | 47 | $285,000 |
| 2023 | 23 | $243,000 |
| 2024 | 13 | $235,000 |
| 2025 | 26 | $185,540 |
| 2026 to September 25 | 14 | $212,500 |
The history means Concordia values are closer to their long-run trend than to the 2022 spike. An owner who bought between 2009 and 2019, when yearly medians ran from $92,050 to $162,500, almost certainly has equity. An owner who bought in 2006 or 2007 paid into a market whose 2007 median was $235,900, above today's $210,000, so that owner may not, and an owner who bought in 2022 should expect a value below the purchase price. The 36-month median is $215,000 (58 sales) and the 60-month median $235,000 (135 sales).
No one can promise it. What the record shows is that Concordia recovered from the 2009 collapse over a decade, that 2026's year-to-date median is above 2025's, and that the community's garage, amenities and Zone X designation keep it in demand among Cape Coral condominiums.
A Concordia condominium priced at its plan's recorded value usually goes under contract within a few weeks: the 19 Concordia closings with days-on-market data in the October 10, 2026 MLS export had a median of 21 days, seven of them under 10 days, while four units listed well above value took more than 100 days.
Data updated: October 2026 (Southwest Florida MLS (Matrix) export pulled October 10, 2026).

The table says the market rewards accurate pricing. A 1,468 three-bedroom listed at $225,000 sold at full price in three days; a 1,356 unit listed at $224,999 sold for $195,000, 86.7 percent of list. The valuation's job is to find the price that sells like the first.
A recorded-sale valuation beats a portal's automated estimate in Concordia because it reads the floor plan, floor level and condition of each comparable, separates a $112,500 outlier from a $247,500 renovated unit of the same plan, and weighs the association fee and special-assessment status, none of which an automated model sees from public data alone.
Automated estimates value a condominium from nearby sales and the unit's square footage, which in Concordia means averaging six plans and every condition level together. They cannot see an updated kitchen, a lake view, a pending assessment or a seller credit, and they lag the market because recorded sales reach them weeks after closing.
An automated estimate can be close for a unit in average condition whose plan sold often in the last few months, such as the 1,190 or 1,468 plans. It is least reliable for the 1,223 and 1,618 plans, which recorded only two sales and one sale in 12 months, and for any unit far above or below average condition.
An appraiser, hired by a buyer's lender, selects recent sales of comparable units, adjusts for differences and reconciles a value, much as we do; the appraisal must support the contract price for the loan to close. A listing price grounded in the same recorded comparables an appraiser will choose avoids a low-appraisal renegotiation.
Fees, insurance and flood zone shape what a Concordia buyer will pay because a buyer budgets a monthly payment, not just a price: the association fee (a $500 monthly median on the MLS), the HO-6 premium and the tax bill come out of the same budget as the mortgage, while Concordia's Zone X designation removes a mandatory flood premium that Zone AE condominiums carry.
Every $100 of monthly fee is $1,200 a year a buyer cannot spend on the mortgage. Concordia's fee, reported at $468 to $644 on the MLS with most entries at $486 to $500, is in line with what buyers expect for a fenced community with a pool, fitness center and building insurance in the budget.
The association's master policy cost flows into the fee; the buyer's own HO-6 policy is separate. When insurance rises across Florida, payment-focused buyers can borrow less, which is one reason condominium values softened after 2022.
Zone X at the five Concordia addresses we tested, on FEMA panels 12071C0254G and 12071C0258G effective November 17, 2022, means a buyer's federally backed lender does not require flood insurance. That keeps a Concordia buyer's monthly cost below a comparable unit in Zone AE and supports value.
Florida's milestone inspection and structural integrity reserve study mandates apply to buildings three stories or more. Concordia's two-story buildings fall outside that height test, which spares owners the inspection costs and the reserve-funding increases that have pressured values in taller Florida condominiums.
Concordia competes as a mid-priced, garage-equipped condominium community in ZIP 33909: its $210,000 median sits above the ZIP 33909 condominium median of $185,000 and Isles of Porto Vista's $157,000, close to Casa di Fiori's $215,000, and below Island Cove's $295,000, from the same Lee County record and the same 12 months.
| Community | Recorded sales, 12 months | Median price | Median $ per heated sq ft |
|---|---|---|---|
| Concordia | 22 | $210,000 | about $155 |
| Casa di Fiori | 22 | $215,000 | about $169 |
| Isles of Porto Vista (condominiums only) | 13 | $157,000 | about $123 |
| Van Loon Commons | 7 | $174,000 | about $117 |
| Island Cove | 21 | $295,000 | about $228 |
| Cape Coral Cove | 6 | $132,500 | about $137 |
| All condominium units in ZIP 33909 | 79 | $185,000 | about $153 |
Lee County qualified recorded sales, September 26, 2025 to September 25, 2026; Van Loon Commons and Cape Coral Cove recorded fewer than 10 sales.
It means a Concordia value has a ceiling and a floor set by the alternatives a buyer sees: few buyers will pay Island Cove prices for a Concordia unit, and few owners need to accept Isles of Porto Vista prices for one. Our Concordia community guide compares the communities in full.
A free in-person comparative market analysis for your Concordia home is a walkthrough by Jesse McGreevy or Marc Comisar, followed by a written range built on your plan's recorded sales and MLS closings, adjusted for what we see in your unit, with a seller net sheet. It costs nothing and it is not an appraisal.
Call Jesse McGreevy at (239) 898-6072 or Marc Comisar at (239) 287-5873, or request your free Concordia home valuation, and we will schedule the visit around you, including a video walkthrough if you live out of state.
The written CMA includes the recorded sales of your plan for 12 and 24 months, the MLS closings with days on market and sale-to-list ratios, the active listings you would compete with, our adjustments for your unit, a suggested list price and a net sheet showing documentary stamp tax, title, commission and prorations.
Concordia owners ask what their unit is worth, why estimates differ, how plan, floor and condition change value, and how fees, flood zone and the market affect the number. The answers below use Lee County's recorded sales, the Southwest Florida MLS export of October 10, 2026 and the public records named in each answer.
Start with your plan's recorded sales: 12-month medians were $150,000 (1,147 sq ft), $190,000 (1,190), $210,000 (1,356) and $229,000 (1,468). Request a free Concordia home valuation for your unit.
The mean of the 22 recorded sales in the 12 months to September 25, 2026 was $199,932; the median, the better measure, was $210,000.
About $155 per square foot of county heated area at the 12-month median, and about $154 per square foot of MLS living area.
Automated estimates cannot see a Concordia unit's condition, floor, view or the association's assessment status, and Concordia's six plans sell at different values, so an estimate can miss by tens of thousands of dollars.
Each model uses different comparables, update cycles and square-footage data. None reads your unit's condition. A valuation built on your plan's recorded sales resolves the difference.
Calendar 2026 to September 25 recorded a $212,500 median against $185,540 in calendar 2025, but the trailing 12-month median is 1.8 percent below the prior 12 months. Call it flat to slightly firmer.
The latest 12-month median, $210,000, is 26.3 percent below the 2022 calendar-year median of $285,000.
$267,000 for a three-bedroom, 1,468-square-foot unit in building 1837, recorded in March 2026.
$112,500 for a two-bedroom, 1,356-square-foot unit in building 1769, recorded in May 2026, an outlier against that plan's $210,000 median.
In the last 12 months the three-bedroom median was $227,000 and the two-bedroom median $202,500, a gap of $24,500 at the medians.
It can. Lower-level units suit buyers who avoid stairs; second-level units may have better lake views. We weigh it from comparables.
Updates push a unit toward the top of its plan's range, but they rarely return their full cost at Concordia's price point. We price the update against comparable updated units.
Lake views draw buyers, but no public record measures view reliably, so we price it from comparable sales' photos and remarks.
Buyers budget the fee with the mortgage. Concordia's $500 monthly median on the MLS is in line with similar communities; a pending increase or special assessment lowers what a buyer will pay.
A levied or pending special assessment appears on the estoppel certificate and typically reduces the price or shifts to the seller in negotiation.
Zone X at the Concordia addresses we tested means no mandatory flood insurance for a buyer's federally backed loan, which supports value against Zone AE condominiums.
The milestone inspection and SIRS mandates apply to buildings three stories or more; Concordia's two-story buildings fall outside that test, which avoids the costs that have weighed on taller condominiums.
Nine on October 10, 2026, asking $199,000 to $278,777 (median $234,900), with one under contract.
The median closing in the October 10, 2026 MLS export sold at 94.1 percent of its final list price.
At an accurate price, a few weeks: the MLS median was 21 days. Units listed well above value took 90 to 490 days.
No. Our valuation is a market analysis for pricing; an appraisal is a licensed appraiser's opinion for a lender. Both use the same recorded comparables.
A lender's appraisal sets the refinance value. Our valuation shows you what the recorded comparables support before you order one.
Rental value depends on what the Declaration allows for leasing and on the unit; read the leasing section of the documents first. We can price both the sale and the rental option for you.
The Lee County Property Appraiser's just value is a mass-appraisal figure as of January 1, and Save Our Homes caps the assessed value of a homestead. Neither is the market value a buyer will pay.
Concordia's units were built in 2006, 2007, 2009 or 2010; within that span, condition and the association's maintenance matter more than the year.
Every unit has an attached garage per the association, so it is part of Concordia's value against condominiums without one rather than a premium between Concordia units.
The 1,147-square-foot plan, often listed as one bedroom plus den, recorded a $150,000 median in 12 months and $155,000 over 24 months.
Paint, lighting, fixtures, a deep clean and fixing anything an inspector will flag. Large remodels rarely pay back at this price.
Recorded sales arrive monthly and Concordia averages almost two a month, so we refresh a valuation with every new recorded sale of your plan.
Yes. Many owners ask for a yearly valuation for insurance, estate or planning purposes; there is no obligation.
