Buying a condominium in Concordia is buying one of six floor plans in one of 34 identical two-story buildings around a five-acre lake, so the smart buyer compares the unit with the recorded sales of its own plan, reads the association's documents inside the statutory window and budgets the monthly fee, insurance and taxes before writing an offer. Lee County recorded 22 qualified Concordia sales in the 12 months to September 25, 2026 at a $210,000 median. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, represent buyers on Concordia Lake Circle in Cape Coral, Florida 33909; for the full community picture, read our Concordia community guide, and for the city, our Cape Coral area guide.
Choosing who should represent you? Our guide to the best real estate agents in Cape Coral sets out the questions to ask. To buy a home in Concordia in 2026, choose a floor plan, compare the unit with that plan's recorded sales (medians from $150,000 to $229,000 in the last 12 months), get a lender who handles condominium project reviews, offer with room for the 94.1 percent median sale-to-list ratio, read the resale documents within the statutory window, and insure the unit before closing.
Data updated: October 2026 (Lee County Property Appraiser roll and Florida Department of Revenue qualified sales, newest recorded sale September 25, 2026; Southwest Florida MLS (Matrix) export pulled October 10, 2026; FEMA National Flood Hazard Layer queried October 28, 2026).
We represent Concordia buyers from the public record outward. The county roll tells us every unit's plan, bedrooms, baths and year built; the recorded sales tell us what each plan actually sells for; the MLS tells us how long units sit and how much buyers negotiate; the association's documents tell us what you are agreeing to live under.
Concordia offers a fenced condominium community with a heated pool, fitness center and recreation center, a five-acre lake with a lighted fountain, a private attached garage with every unit and two private walking paths to a Publix-anchored shopping center, all according to the association's public site, at a recorded median of $210,000.
Concordia has no golf course, no boat dockage, no tennis or pickleball courts and no beach on site, and none of its units sits on a Cape Coral canal. Buyers who want boating should look at the Gulf-access communities in our Cape Coral area guide.
We cover the current Concordia market for buyers, how we find and evaluate units, how we negotiate, what it costs to buy and own, financing a condominium, the NAR settlement rules on buyer's agent compensation, the documents and rights Florida law gives a condominium buyer, insurance and flood, inspections, seasonal and investor purchases, how Concordia compares with nearby condominiums, and more than thirty buyer questions answered directly.
A Concordia buyer should know that the floor plan sets the price, that buyers negotiated to a median 94.1 percent of list in the last year, that the monthly association fee is reported at a $500 median, that FEMA maps Zone X at the addresses we tested, and that Florida law gives a condominium buyer a short window to cancel after receiving the documents.
You work with McGreevy and Comisar as your Concordia buyer's agent because Marc Comisar reads the recorded sales of the plan you want, the MLS negotiation history and the association's documents before you offer, and because we lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, with over $2.5 billion in team sales and over $900 million personally between Jesse and Marc.
If you're searching for "the best buyer's agent in Cape Coral, Florida," McGreevy and Comisar represents homebuyers across Cape Coral, Estero, Bonita Springs, Naples, Fort Myers, Lee County, Collier County, and Babcock Ranch. Whether you're relocating, snowbirding, investing, buying your first home, or upgrading, including in Concordia, Sandoval, Cape Harbour, Coral Lakes and the Cape Coral condominium market, our team provides honest market guidance, pre-MLS access, partner-level negotiation, and a clear plan to help you buy confidently.
Marc Comisar leads our buyer representation and Jesse McGreevy leads listing strategy, so when you buy with us you also hear how a listing agent will think about your offer. We are ranked the #5 real estate team in Florida (RealTrends 2026).

The record behind this guide is our team's: over $900 million in personal sales between Jesse and Marc, over $2.5 billion sold by our Domain Realty Group team, #1 in Southwest Florida since 2012 and Top 1% nationally since 2008, and a Concordia market we tracked from the public record, 22 recorded sales in the last 12 months and 20 MLS-marketed closings in the October 10, 2026 export.
In the last 12 months we tracked every Concordia closing recorded by Lee County. Those sales, and the days on market and sale-to-list ratios on the MLS closings, are the evidence we put in front of a seller when we negotiate for you.
The Concordia market for buyers is balanced and negotiable: nine active listings on October 10, 2026 against 22 recorded sales a year is about 4.9 months of supply, the recorded median is flat year over year at $210,000, and the MLS shows buyers closing at a median 94.1 percent of list after a median 21 days on market.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026; Southwest Florida MLS (Matrix) export pulled October 10, 2026).
On October 10, 2026, the Southwest Florida MLS showed nine active Concordia listings and one under contract.
| Bedrooms | Active listings | Asking range |
|---|---|---|
| One bedroom plus den | 1 | $199,000 |
| Two bedrooms | 5 | $210,000 to $250,000 |
| Three bedrooms | 3 | $259,900 to $278,777 |
| All | 9 | $199,000 to $278,777, median $234,900 |
The live list changes weekly; our team's listings site, Domain Realty Group's Cape Coral homes, shows what is for sale now, and we send matching Concordia listings the day they appear.
Buyers paid a $210,000 median on the 22 qualified sales Lee County recorded in the 12 months to September 25, 2026: $150,000 for one-bedroom units, $202,500 for two-bedroom units and $227,000 for three-bedroom units at the medians.
In the October 10, 2026 MLS export the median Concordia closing sold at 94.1 percent of its final list price, from 86.7 percent to 106.5 percent. Units that sat longer negotiated more: the four that took more than 100 days closed between 89.2 and 106.5 percent of their final list price.
For a buyer, a Concordia median 26.3 percent below the 2022 calendar-year median of $285,000, flat over the last two years, with about 4.9 months of supply, is a market where you can compare units and negotiate. Mortgage rates, which Freddie Mac publishes weekly, decide your payment as much as the price does. Selling a home before you buy? Call Jesse direct at (239) 898-6072 for a free home valuation.
We find the right Concordia condominium by starting with the floor plan that fits your life and budget, watching every new listing of that plan, checking each against its plan's recorded sales, and telling you which units are priced to sell and which are priced to sit, before you spend a Saturday touring them.
| Plan (county heated sq ft) | Bedrooms and baths | Units | 12-month recorded median or sales |
|---|---|---|---|
| 1,147 | 1 bed (often listed with den), 1 bath | 68 | $150,000 (4 sales) |
| 1,190 | 2 beds, 2 baths | 68 | $190,000 (5 sales) |
| 1,223 | 2 beds, 2 baths | 34 | two sales, $215,000 and $230,000 |
| 1,356 | 2 beds, 2 baths | 34 | $210,000 (5 sales) |
| 1,468 | 3 beds, 2 baths | 68 | $229,000 (5 sales) |
| 1,618 | 3 beds, 2 baths | 68 | one sale, $220,000 |
The association says each building has three lower-level and seven second-level units. Choose lower level if stairs are a concern; second level if you want lake views and fewer footsteps overhead. Confirm the level of any unit you like on the recorded floor plans and in person.
Sometimes. Owners, estates and investors sometimes talk to a team like ours before they list, and we tell clients about every Concordia unit we learn of, on or off the MLS, as soon as the owner allows it.
We set up a saved search for the Concordia plans you want and send each new listing with its plan's recorded sales beside it, so you can judge the price in a minute.
We negotiate a Concordia purchase on the recorded sales of the plan, the listing's days on market, the unit's condition, the estoppel and special-assessment figures and the closing terms, and we put every counteroffer in front of you with the numbers that justify it. Marc Comisar leads the negotiation.
We start from the plan's recorded value, not the list price. If a 1,190 unit is listed at $224,900 while the plan's five recorded sales ran $177,500 to $210,000, the seller has to justify the difference; the MLS shows a 1,190 unit listed at $224,900 that closed at $210,000.
Who pays the estoppel fee and any special assessment, inspection repairs or credits for items in the unit (air conditioning, water heater, appliances), the closing date, and furniture for seasonal buyers. In a condominium, the roof and exterior are the association's, so we negotiate only what the seller controls.
Multiple offers happen on Concordia units priced at or below value: one 1,468 three-bedroom listed at $225,000 sold at full price in three days in July 2026. We tell you when a unit is likely to draw competition and how to write a clean offer that wins without overpaying.
Buying a Concordia condominium costs the price, the buyer's closing costs (lender charges, Florida's documentary stamp tax on the note at $0.35 per $100 and intangible tax on the mortgage at $0.002 per dollar, the lender's title policy, inspection and any association application charge), and owning it costs the association fee, the HO-6 insurance policy and the property tax bill.
On a $210,000 purchase with a $168,000 mortgage (20 percent down), documentary stamp tax on the note is $588 under section 201.08 of the Florida Statutes and intangible tax on the mortgage is $336 under section 199.133. In Lee County the seller customarily pays for the owner's title policy, and the buyer pays for the lender's policy, issued simultaneously at a much lower charge, plus endorsements. Lender fees, prepaid interest, escrow deposits and the inspection complete the buyer's costs.
| Item | Who customarily pays in Lee County | On $210,000 with a $168,000 loan |
|---|---|---|
| Documentary stamp tax on the note ($0.35 per $100) | Buyer | $588 |
| Intangible tax on the mortgage ($0.002 per dollar) | Buyer | $336 |
| Owner's title insurance policy | Seller | paid by seller |
| Lender's title policy (simultaneous issue) and endorsements | Buyer | quoted by the title agent |
| Association application or transfer charge | Per contract | MLS shows $0 to $150 |
| Home inspection and wind-mitigation report | Buyer | quoted by the inspector |
A Concordia owner's monthly cost is the mortgage payment, the association fee (a $500 monthly median on the MLS), one-twelfth of the HO-6 premium and one-twelfth of the property tax bill. The fee covers what the association insures and maintains under its budget; ask for the budget to see exactly what it includes.
Lee County property taxes are the assessed value times the combined millage of the county, city, schools and special districts. A buyer's first bill reflects the new market value; a homestead exemption under section 196.031 and the Save Our Homes cap under section 193.155 apply only to a permanent Florida residence.
Buyer's agent compensation in 2026 follows the National Association of REALTORS settlement that took effect in August 2024: before touring a home with an agent, a buyer signs a written agreement that states what the agent will be paid, compensation is negotiable, and offers of compensation to buyer's agents are no longer made through the MLS, although a seller may still agree to pay part of it in a sale.
A written buyer agreement that states the services, the term and the compensation, as the settlement and Florida practice require. We explain every line before you sign and you can ask any question.
Yes, if the seller agrees in the contract. Many Concordia sellers consider it to widen their buyer pool; we ask on every offer and show you the effect on your cash to close.
Florida's brokerage relationship statute, section 475.278, presumes a transaction broker relationship unless a single agent relationship is established in writing, and it sets the duties we owe you either way.
You finance a Concordia condominium with a conventional, FHA, VA or portfolio loan, and every loan adds a condominium project review in which the lender asks the association about owner-occupancy, delinquencies, insurance, reserves and litigation. Choosing a lender who closes Cape Coral condominiums regularly is the single best way to avoid a late surprise.
A warrantable condominium is one that meets the project standards Fannie Mae and Freddie Mac set for conventional loans. A lender decides it from the association's questionnaire; a non-warrantable project needs a portfolio or non-agency loan.
FHA and VA loans require the condominium project to be approved by the agency or, for FHA, a single-unit approval. Ask your lender to check the HUD condominium approval search before you offer.
The Florida Housing Finance Corporation offers first mortgage and down payment assistance programs for eligible first-time and other buyers through participating lenders. Eligibility depends on income, price limits and the loan program, and condominium eligibility follows the lender's project review.
Freddie Mac's Primary Mortgage Market Survey publishes average 30-year and 15-year fixed rates every week. Your rate depends on your credit, down payment and loan type; we connect buyers with lenders who quote quickly.
Florida law gives a Concordia resale buyer the right to receive the condominium's Declaration, Articles, Bylaws, rules, most recent year-end financial information, the frequently asked questions and answers document and the governance form under section 718.503, and to cancel within the statutory window after receiving them; the association's estoppel certificate under section 718.116 protects the buyer from undisclosed unpaid balances.
Read the leasing restrictions, the pet rules, the budget and reserve schedule, any special assessment notice, the insurance section and the rules on alterations, in that order. They decide whether the unit fits your plans and what it will really cost.
No. Section 720.401 is the homeowners association disclosure under Chapter 720 and does not apply to condominium associations under Chapter 718. Concordia buyers rely on section 718.503 instead; this is information, not legal advice, and your closing agent or attorney confirms it for your contract.
The estoppel certificate states the regular assessment, the date paid through, any special assessment, any amount owed and any transfer charge. The title company orders it and pays the association from the seller's proceeds what the seller owes.
Once you are an owner, section 718.111 gives you the right to inspect the association's official records, including budgets, contracts, insurance policies and minutes, under the procedures the statute sets.
A Concordia buyer should know that the association insures the buildings under a master policy paid through the fee, that the buyer needs an HO-6 policy for the interior, contents, loss assessment and liability, and that FEMA's National Flood Hazard Layer returns Zone X at the five Concordia addresses we tested, so a federally backed lender does not require flood insurance.
HO-6 premiums are quoted per unit and are not published. Give the agent the unit address, year built (2006, 2007, 2009 or 2010 on the county roll), floor, square footage and the building's wind-mitigation features, and ask for loss assessment coverage. Get the quote before your inspection period ends. Questions about how insurance affects resale value? Call Jesse direct at (239) 898-6072.
Flood insurance is optional in Zone X but inexpensive compared with high-risk zones, and it protects your contents and improvements. Ask whether the association's master policy covers flood for the buildings; if it does, your own flood policy covers what is yours inside the unit.
Concordia sits inland in northeast Cape Coral, away from the surge zones Hurricane Ian flooded on September 28, 2022. The federal aerial imagery flown in January 2023 shows blue tarps on a number of nearby single-family roofs and none that we can see on Concordia's 34 building roofs. Ask the association for its roof dates and any storm repairs in the resale documents.
Florida's milestone inspection and structural integrity reserve study mandates apply to condominium buildings three stories or more. Concordia's two-story buildings fall outside that height test; read the budget's reserve schedule for roofs and painting instead.
A Concordia buyer should order a home inspection of the unit (air conditioning, water heater, plumbing, electrical, appliances, windows and doors, signs of past leaks), a wind-mitigation report and, for older systems, a four-point inspection if the insurer asks, and should ask the association for the roof and exterior maintenance history rather than inspecting what the association owns.
The association maintains the common elements: roofs, exterior walls, grounds, the pool, the fitness center and recreation center and the lake. The Declaration defines exactly which parts of the building are the unit owner's and which are the association's; read that section before you inspect.
In 2006 to 2010 Florida condominiums, inspectors commonly note original air conditioning systems and water heaters nearing the end of their lives, sliding-door and window seals, and evidence of past water intrusion. An inspection finding on a unit-owner item is a negotiation point; an association item is a question for the association.
Yes. The garage door, opener and any water heater or air handler located in the garage are part of the unit inspection. The association says every Concordia unit has a private attached garage.
Seasonal buyers and investors should know that Concordia's attached garage, maintained exterior and walkable shopping suit a lock-and-leave owner, that leasing rights and any minimum lease term come from the recorded Declaration and rules, and that a non-homestead owner pays property tax without the homestead exemption or Save Our Homes cap.
Concordia suits snowbirds who want a garage for a car left in Florida, a fenced community, a pool and fitness center, and a walk to Publix, at a recorded median of $210,000. Arrange hurricane-season checks of the unit and confirm the association's rules on unit access while you are away.
Leasing in Concordia is governed by the Declaration and rules, which set any minimum lease term, number of leases a year and approval process. We do not quote them from second-hand sources; read the leasing section before buying a unit as a rental.
A non-homestead owner pays the full assessed-value tax bill, with the non-homestead assessment limitation under Florida law rather than the homestead cap. If you rent the unit, Florida sales tax and Lee County tourist development tax may apply to short-term rentals; a tax adviser confirms your obligations.
International buyers can buy in Concordia; financing may require a foreign-national loan program, and a later sale may trigger FIRPTA withholding under IRS rules. Plan both with your lender and closing agent.
For a buyer, Concordia compares as the mid-priced, garage-equipped condominium choice in ZIP 33909: a $210,000 recorded median and about $155 per heated square foot, against $157,000 at Isles of Porto Vista, $215,000 at Casa di Fiori and $185,000 across all ZIP 33909 condominiums over the same 12 months.
| Community | Recorded sales, 12 months to September 25, 2026 | Median price | Median $ per heated sq ft | Years built |
|---|---|---|---|---|
| Concordia | 22 | $210,000 | about $155 | 2006 to 2010 |
| Casa di Fiori | 22 | $215,000 | about $169 | 2012 to 2022 |
| Isles of Porto Vista (condominiums only) | 13 | $157,000 | about $123 | 2006 to 2007 |
| Van Loon Commons | 7 | $174,000 | about $117 | 2005 to 2007 |
| Island Cove | 21 | $295,000 | about $228 | 2004 to 2005 |
| All condominium units in ZIP 33909 | 79 | $185,000 | about $153 | 1982 to 2023 |
Same Lee County file, rules and window for every row; Van Loon Commons recorded fewer than 10 sales.
Choose Concordia for the attached garage, the walk to Publix, the fenced lake setting and two-story buildings; choose Isles of Porto Vista for a lower entry price, a $157,000 median on 13 sales. Our Concordia community guide sets them side by side.
At $210,000, Concordia buys a maintained exterior, amenities and a garage that a Cape Coral single-family home at that price usually cannot match. If you want a yard, a pool of your own or a canal, compare gated single-family communities such as Sandoval and Coral Lakes.

Concordia buyers ask about price, fees, flood zone, rentals, pets, garages, financing, closing costs and how Concordia compares with other Cape Coral condominiums. The answers below use Lee County's recorded sales, the association's public site, the Southwest Florida MLS export of October 10, 2026, FEMA's flood maps and the Florida Statutes.
Lee County recorded 22 qualified Concordia sales in the 12 months to September 25, 2026 at a $210,000 median, from $112,500 to $267,000.
The 1,147-square-foot one-bedroom plan, often listed with a den, recorded a $150,000 median in 12 months.
Three-bedroom units recorded a $227,000 median in 12 months, from $210,000 to $267,000.
A $500 monthly median on the 19 MLS closings that reported a fee in the October 10, 2026 export, from $468 to $644. The association's budget is the controlling figure.
The association's budget sets it; a Florida condominium budget typically funds common-area maintenance, the master building insurance, management and reserves. Read the budget in the resale documents.
Concordia is fenced, not gated, by the association's own description, with a camera and security system near the amenities.
FEMA maps Zone X, area of minimal flood hazard, at the five Concordia addresses we tested, on panels 12071C0254G and 12071C0258G.
Not for a federally backed loan in Zone X. Many owners buy contents coverage anyway.
Yes, according to the association: every unit has a private attached garage and a lanai.
Leasing is set by the Declaration and rules; read the leasing section before you buy as an investor.
Pet rules are in the Declaration and rules; ask for them in the resale documents.
Yes. The association lists a heated pool, a fitness center open daily from 5 a.m. to 10 p.m. and a community recreation center.
Yes. Two private paths lead to a shopping center with a Publix at 2481 Del Prado Boulevard North.
No. Its buildings surround a five-acre man-made lake; there is no boat dockage.
No age restriction appears in any record we read; confirm in the Declaration if it matters to you.
Nine on October 10, 2026, from $199,000 to $278,777, with one under contract.
The median closing in the October 10, 2026 MLS export sold at 94.1 percent of its final list price.
A median 21 days on market in the October 10, 2026 MLS export; well-priced units sold within days.
On a $210,000 purchase with a $168,000 loan: $588 note stamps, $336 intangible tax, the lender's title policy, lender fees, prepaids, inspection and any association charge the contract assigns.
In Lee County the seller customarily pays the owner's title policy; the buyer pays the lender's policy. The contract controls.
Only if the project is FHA-approved or the unit qualifies for a single-unit approval; check the HUD condominium approval search with your lender.
VA loans also require project approval; your lender checks the VA's list.
The Florida Housing Finance Corporation's programs work through participating lenders, subject to income, price and condominium eligibility.
Yes, within the statutory window after receiving the section 718.503 documents, as the contract must state.
The association's statement, under section 718.116, of the unit's assessments, any special assessment and any amount owed, ordered by the title company before closing.
None are posted on the association's public site; the estoppel certificate states any levied for your unit.
No by Florida's height test: milestone inspections apply to buildings three stories or more, and Concordia's buildings are two stories.
The School District of Lee County assigns by address under its annual Student Enrollment Plan; use its school zones lookup for the unit.
About 16 straight-line miles from Southwest Florida International Airport and about 15.4 from Punta Gorda Airport.
About 15.7 straight-line miles from the Sanibel Causeway; road distance is longer.
No, but a buyer's agent reads the plan's recorded sales, negotiates, manages the condominium documents and coordinates the lender's project review. Under the 2024 NAR settlement you sign a written agreement before touring.
