If you own a home or condo in Olde Marco and are weighing a sale, Jesse McGreevy and Marc Comisar of Domain Realty are the team to call first: we price the village street by street, from the bayfront homes on Old Marco Lane to the inn condominiums on Palm Street. Olde Marco is a historic waterfront village neighborhood in Marco Island, Florida. It sits on the island’s north end along the Marco River and Factory Bay, where the island’s first fishing village, its 1880s inn and its clam cannery stood long before the 1960s canal grid was dredged. Today it is a small, mostly rebuilt enclave of about 95 single-family homes and eight condominium associations, and it trades on a very different price curve than the rest of the island. If you are comparing agents, our ranking of the best real estate agents in Marco Island explains how we measure a listing team, and the Olde Marco market figures below are the numbers we would bring to your kitchen table.

Key Takeaways: What Should You Know About Olde Marco Before You Buy or Sell?

Olde Marco is the historic north-end village of Marco Island, Florida: a pocket of about 95 single-family homes and about 212 condominium units in eight associations on the Marco River, Factory Bay and the canals off Collier Bay. These eight points summarize what the Collier County roll, FEMA and the Southwest Florida MLS show as of October 2026.

  • It is small and almost all waterfront. The county roll counts 95 single-family homes and 5 vacant residential lots in the village plats; about 95 percent of those single-family parcels touch a canal or bay (computed from county parcel polygons).
  • It has been rebuilt. The median single-family home in Olde Marco was built in 2018, and 14 carry a year built of 2023 or later (Collier County roll, data file dated 2026-08-29).
  • Two markets share one village. Single-family homes closed at a median of $2,162,500 over the 24 months to 2026-10-07 (10 sales), while village condominiums closed at a median of $400,000 (17 sales), Southwest Florida MLS.
  • Overall, 14 homes and condos closed in the last 12 months at a median of $501,000, a median 113 days on market and a median 93.8 percent of final list price (12 months to 2026-10-07, Southwest Florida MLS).
  • Inventory is deep for its size. On 2026-10-07 there were 14 active listings and no pendings in the village set, about 12.0 months of supply at the 12-month sales pace.
  • There is no master homeowners association. We found no Olde Marco master association on the Florida Division of Corporations register; the condominium associations are separate entities, each with its own budget and rules.
  • Flood risk varies by lot. FEMA’s effective map (2024-02-08) puts most village addresses we tested in Zone AE with a base flood elevation of 9 feet, but two higher-ground points on Palm Street and Kerr Court fall in shaded Zone X.
  • Collier County custom puts the owner’s title policy on the buyer. In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent; the signed contract controls on every sale.

What Is Olde Marco, and Where Is It on Marco Island?

Olde Marco is the historic village at the north-east tip of Marco Island, Florida, on the Marco River side of the island in Collier County, ZIP 34145. It is a market name, not a recorded boundary: the county records it as the OLD MARCO VILLAGE and COLLIER CITY plats plus a small corner of Marco Beach Unit 11.

Is “Olde Marco” the Same Place as “Old Marco” and “Old Marco Village”?

Yes. The spellings refer to the same north-end village. The Collier County plat is recorded as OLD MARCO VILLAGE; the 2001 condominium on Palm Street is recorded as OLDE MARCO A CONDOMINIUM and its association is registered as Olde Marco Condominium Association, Inc. (Florida Division of Corporations document N03000004309). The Southwest Florida MLS uses both OLD MARCO VILLAGE and OLDE MARCO INN as subdivision tags, and many village homes are simply tagged MARCO ISLAND or MARCO BEACH. Search demand follows the “olde” spelling: Semrush measured 590 monthly U.S. searches for “olde marco” on 2026-10-07.

Where Exactly Are the Edges of Olde Marco?

There is no recorded neighborhood line on Marco Island, so we define Olde Marco the way the record supports it. The core is every parcel in the OLD MARCO VILLAGE and COLLIER CITY plats and the Unit 11 replat of Block 349, which puts Palm Street, Edington Place, Old Marco Lane, Vernon Place, Gayer Way, Ruppert Road and Kerr Court inside the village, along with the north end of Bald Eagle Drive from the 1100 block up and the short streets Royal Palm Drive and Tampa Place. The 100 to 500 blocks of Bald Eagle Drive share the street name but sit in Marco Beach Units 1 and 6 on the county roll, so their sales are not counted here. The edge toward Smokehouse Bay (Elkcam Circle and Elkhorn Court) is a convention, and the large condominium complexes at the village gate (Riverside Club, Ville de Marco and Pier 81) are treated as separate communities because each is a separate association with its own sales history.

Is Olde Marco Inside the City of Marco Island?

Yes. The village is inside the City of Marco Island, which voters incorporated in August 1997 (the City Charter, Section 1.01, gives August 27, 1997; the City’s own history page says voters approved incorporation on August 28, 1997). That matters for buyers because Olde Marco parcels pay the City of Marco Island operating millage, use City water and sewer, and are policed and protected by City departments. Goodland, Isles of Capri and Hammock Bay sit outside the city limits and are only neighbours.

How Do You Get to Olde Marco?

Most drivers reach Olde Marco from the mainland over the Jolley Bridge on Collier Boulevard (State Road 951), then turn north onto Bald Eagle Drive, which runs straight into the village. NOAA’s Coast Pilot lists a 55-foot fixed clearance for the bridge between Bear Point and Marco Island, which also sets the mast-height limit for sailboats heading up the Marco River. From the island end of the Jolley Bridge, routing estimates put Physicians Regional on Collier Boulevard about 18 minutes away and NCH Baker Hospital about 29 minutes away without traffic (OSRM and OpenStreetMap estimates, not published figures).

What Is It Like Living in Olde Marco as a Homebuyer?

Living in Olde Marco means trading beachfront high-rise views for a quieter, older-feeling village on protected water: deep canals, the Marco River, Factory Bay and a handful of restaurants and marinas within walking or golf-cart distance. Buyers choose it for boating access and character; they give up a walk to the Gulf beach.

Who Buys in Olde Marco?

From the 57 closings we tracked in the village set over five years (10/07/2021 to 10/07/2026, Southwest Florida MLS), Olde Marco buyers split into two clear groups. The first buys a single-family home on a canal or the bay, usually a rebuilt or newly built house, at prices that ran from $1,025,000 to $6,375,000. The second buys a small condominium near Palm Street or Bald Eagle Drive, often as a seasonal base, at prices that ran from $240,000 to $1,125,000. Very little trades in between.

Is Olde Marco Walkable?

Within the village, yes, for errands and dining along Palm Street, Bald Eagle Drive and the marinas; the core streets are short, and the condominiums on Palm Street sit within a few hundred feet of the water. For the Gulf beach, groceries and most shopping you will drive or ride: Tigertail Beach Park on Hernando Drive and the Collier Boulevard shopping centers are across the island. We do not publish a walk score because we found no primary source for one.

What Does an Olde Marco Home Look Like Today?

The village’s single-family stock is newer than its history suggests. The Collier County roll shows a median year built of 2018 for Olde Marco’s single-family homes, a median heated area of 2,456 square feet and a median lot of about 0.27 acre (computed from county parcel polygons, approximate to 1 to 2 percent). Fourteen homes carry a year built of 2023 or later, and 32 a year built of 2020 or later, so a large share of the street frontage is post-2017 construction built to current flood rules. The condominium side is older: the village condominiums on the roll date from 1966 (Florida Pavilion Club) to 2001 (Olde Marco and Marco Cat Penthouses).

What Is the Day-to-Day Feel in Season Versus Summer?

Marco Island swells in winter: the City describes about 16,500 permanent residents and roughly 40,000 people at the peak of season, and the U.S. Census Bureau put the July 2025 population at 16,421. In Olde Marco that shows up as busier marinas and restaurant traffic from January through April and a near-empty village in late summer, when many condominium owners are away. Buyers who want a lock-and-leave base often choose the village condominiums for exactly that reason.

Can I Rent My Olde Marco Home or Condo to Vacationers?

The City of Marco Island has no enforceable vacation rental registration program: its 2022 ordinance was declared void by Resolution 23-54 on 2023-10-02 after state preemption, and section 509.032(7)(b), Florida Statutes, bars local bans on vacation rentals. That does not make every unit rentable. Each Olde Marco condominium’s recorded declaration and rules set their own lease minimums and approval steps, and those documents govern; ask for them before you write an offer. One village building, Sunrise Bay Resort and Club, is a timeshare (interval ownership) condominium, which is a different product entirely.

What Is the Olde Marco Real Estate Market Doing Right Now?

The Olde Marco market closed 14 homes and condominiums in the 12 months to 2026-10-07 at a median price of $501,000, a median 113 days on market and a median 93.8 percent of final list price, Southwest Florida MLS. Behind that blended figure sit two very different markets: waterfront houses above $1 million and condominiums mostly under $600,000.

Data updated: October 2026. Every market figure on this page comes from our own pull of the Southwest Florida MLS (Matrix), ZIP 34145, closed sales from 10/07/2021 to 10/07/2026 and active listings on 2026-10-07, matched to the Olde Marco village by street and building, plus the Collier County Property Appraiser roll data file dated 2026-08-29. Medians are true medians; where the count is even, the median is the mean of the middle pair, and we name that pair.

What Are Single-Family Homes Selling for in Olde Marco?

Only five Olde Marco single-family homes closed in the 12 months to 2026-10-07, too few for a fair median, so we list them and widen the window for the median. The five 12-month sales: a 2,639 sq ft home on Old Marco Lane at $4,214,000 (August 2026); a 3,982 sq ft home on Vernon Place at $1,625,000 (July 2026); a 2,500 sq ft home on Ruppert Road at $1,300,000 (June 2026); a 1,904 sq ft home on Gayer Way at $1,385,000 (June 2026); and a 1,501 sq ft home on Edington Place at $4,200,000 (December 2025). Over the 24 months to 2026-10-07, ten single-family homes closed at a median of $2,162,500 (the mean of the middle pair, $1,625,000 and $2,700,000), with a range of $1,025,000 to $6,375,000, a median of 115 days on market and a median 93.2 percent of final list price, Southwest Florida MLS.

A word on price per square foot: the 24-month single-family median works out to $882 per living square foot, but that figure is pulled up by sales where the buyer was paying for the lot and the water, not the house. The $4,200,000 Edington Place sale of a 1,501 sq ft home is the clearest example: about $2,798 per square foot ($4,200,000 divided by 1,501), which tells you the land carried the price. In Olde Marco we value single-family property by water frontage, view and lot first, then by the house.

What Are Condominiums Selling for in Olde Marco?

Village condominiums closed 17 times in the 24 months to 2026-10-07 at a median of $400,000, with a range of $240,000 to $1,125,000, a median $486 per living square foot, a median 101 days on market and a median 93.5 percent of final list price, Southwest Florida MLS. The 12-month count (9 sales) is below our ten-sale floor for a median, which is why we show 24 months here. The low end is the 494 sq ft one-bedroom units at Marco Inn Villas; the high end is a 2,530 sq ft penthouse at Marco Cat Penthouses.

How Has Olde Marco Changed Over Five Years?

Over the full 60 months to 2026-10-07 we tracked 57 village closings (16 single-family, 41 condominium) worth $64,818,000 in total. The five-year single-family median was $2,625,000 (the mean of the middle pair, $2,550,000 and $2,700,000) on 16 sales, and the five-year condominium median was $425,000 on 41 sales. The pace slowed as the market cooled: the median days on market for all village sales was 42.5 over five years (n = 54) but 113 in the latest 12 months (n = 14), and the median sale-to-list ratio slipped from 94.8 percent to 93.8 percent across the same two windows.

60 months57$513,000$56242.5 (n = 54)94.8% (n = 54)

Three sales in the 60-month window were Sold Data Entry rows (a sale entered after closing, with no days-on-market record): a single-family home on Edington Place at $3,200,000 (May 2024), a two-bedroom unit at Florida Pavilion Club at $700,000 (March 2024) and a home on Kerr Court at $2,000,000 (March 2023). They count in closings, medians, ranges and volume, and are left out only of the days-on-market and sale-to-list figures, which is why those columns carry a smaller n.

What Does the County Record Show That the MLS Does Not?

The Collier County roll lists qualified recorded sales, which include sales that never ran through the MLS. In the three Olde Marco recorded names the county tracks most directly (the OLD MARCO VILLAGE plat, Olde Marco A Condominium and Marco Inn Villas), the county counted 13 qualified improved sales in the 24 months to 2026-08-24 at a median of $1,300,000, with a range of $240,000 to $9,500,000, Collier County Property Appraiser data file dated 2026-08-29. The $9,500,000 high is a recorded deed that does not appear in our MLS set, so we report it as the county records it and do not fold it into MLS medians. County and MLS counts differ because the county counts only qualified improved transfers and the MLS counts only sales an agent reported.

What Is for Sale in Olde Marco Right Now?

On 2026-10-07 the village set held 14 active listings and no pending sales, Southwest Florida MLS. Three were single-family homes, asking $1,800,000 on Palm Street, $3,100,000 on Ruppert Road and $3,199,000 on Edington Place. Eleven were condominiums asking from $275,000 (a one-bedroom at Florida Pavilion Club) to $899,000 (a three-bedroom at Waterway Cove). At the 12-month sales pace of 14 closings, that inventory equals about 12.0 months of supply (14 divided by 14, times 12), which leans toward buyers. Sellers who price to the closed sales rather than to the active list are the ones who sell.

How Did Olde Marco Begin, and Why Does Its History Still Matter to Owners?

Olde Marco began as the island’s original fishing village in the late 1800s, grew around an 1880s inn and a clam cannery, and briefly became the incorporated town of Collier City in 1927. Its history matters to owners because it explains the village’s older plat, its mixed zoning and its archaeological sensitivity.

Who Settled the Village, and When?

Collier County’s tourism office dates the settlement of Marco Island to 1870, when a pioneer family arrived by schooner and later built the inn on Palm Street (Paradise Coast, “Marco Island History”). The City of Marco Island’s 2008 comprehensive plan data and analysis describes the village as founded shortly after the Civil War and growing into a community with a store, a hotel and a sand-and-shell road. We report the settlement date as “about 1870” for that reason.

What Is the Olde Marco Inn?

The inn on Palm Street is the village’s anchor building. Collier County’s Historic and Archaeological Preservation Board page says the hotel was built on a 10-acre plot to house fishermen and was finished by 1885, advertising “Two dollars a day and bring your own vittles”; the county’s tourism office dates the building to 1883 (see Conflicts in our research notes; both sources are county agencies). In 1896 the inn’s summer parlor was lent to the Pepper-Hearst Expedition to dry artifacts excavated nearby, the dig that produced the Key Marco Cat. The City’s 2008 data and analysis lists the Marco Inn among the island sites of probable archaeological significance. In 2001 the two condominium buildings beside it, Olde Marco A Condominium (51 units) and Marco Cat Penthouses (7 units), were completed, according to the Collier County roll.

What Was Collier City?

Collier City was an earlier municipality on the island. The City’s 2008 comprehensive plan data and analysis says a land developer, no relation to the village’s pioneer family, bought most of the island in 1922 and soon formed Collier City, and that a railroad was built in 1927 and ended in the mid-1940s as clam shipments declined. A Naples Daily News history (2012) adds that Collier City incorporated in 1927 and was abolished in 1957; no primary document for the 1957 date was found. The name survives on the county roll as the COLLIER CITY plat, which covers parts of Bald Eagle Drive, Kerr Court, Royal Palm Drive, Tampa Place and Palm Street.

What Happened to the Clam Cannery?

The cannery is the second pillar of village history. Collier County Museums lists a clam cannery among the island’s pioneer roots, and the City’s 2008 data and analysis records a historical marker at the “Clam Factory” and another at the old railroad terminus. The City document also lists the Doxsee Quarters and Workers House, a historic church and a fishing camp among the island’s significant sites. Exact cannery operating years are not stated in any primary source we read, so we do not publish them.

How Did the Mackle Brothers and Deltona Change the North End?

The Deltona Corporation bought about 10,300 acres of Marco Island in 1964 and planned a grid of canals and homesites (Deltona Corp. v. Alexander, 504 F. Supp. 1280, M.D. Fla. 1981). Its first permit area, the Marco River area, received a U.S. Army Corps of Engineers permit on October 27, 1964 (Deltona Corp. v. United States, 657 F.2d 1184, Ct. Cl. 1981). The village predates that grid, which is why its streets bend and its lots differ in size from the Marco Beach units around it, and why the Unit 11 houses on Old Marco Lane sit beside 1880s-era parcels.

Is Olde Marco a Designated Historic District?

No local historic district or preservation overlay for Olde Marco appears in the City of Marco Island Code of Ordinances (Municode, Supplement 26, codified through Ordinance 26-03, read 2026-10-07). The City’s draft 2035 Future Land Use Element sets a goal to protect historic, archaeological and cultural resources and to coordinate with the Marco Island Historical Society (Goal 8, Policies 8.1.1 to 8.1.4), and a reviewer comment on that draft asks for a policy specific to Olde Marco. Treat historic status as a question to confirm with City Growth Management before you plan a teardown or a major addition, and expect archaeological review on some village lots.

How Was Olde Marco Platted, and Which Streets Belong to It?

Olde Marco rests on a handful of recorded plats rather than one master plan: the OLD MARCO VILLAGE plat, the COLLIER CITY plat and pieces of Marco Beach Unit 11. Together they hold 216 parcels on the Collier County roll, a mix of single-family homes, condominium units, small multi-family buildings and a few vacant lots.

Which Streets Are in Olde Marco?

By parcel count on the roll, the village streets are Palm Street (116 parcels, most of them condominium units), Edington Place (30), Old Marco Lane (21), Vernon Place (16), Gayer Way (14), Ruppert Road (14), Bald Eagle Drive north of the 1100 block (4 single-family parcels in the village plats) and Kerr Court (1). Royal Palm Drive and Tampa Place carry commercial and resort parcels in the COLLIER CITY plat. Lower-numbered Bald Eagle Drive addresses (the 100 to 900 blocks) are in Marco Beach Units 1, 4 and 6 and are not Olde Marco, even though the street name carries into the village.

How Waterfront Is Olde Marco?

About 95 percent of Olde Marco’s single-family parcels touch water: 77 on a canal and 13 on open bay, with none on the Gulf (computed from county parcel polygons and a water layer, approximate within about 5 percentage points). That is the highest waterfront share of any named single-family area on the island except the small Smokehouse Bay pocket, and well above the island baseline of 66 percent.

Who Governs Olde Marco, and Is There an HOA?

Olde Marco has no master homeowners association. Single-family owners answer to the City of Marco Island’s codes and their own deed restrictions; condominium owners answer to their building’s association under Chapter 718, Florida Statutes. There is no community-wide fee, gate or amenity club.

Is There a Master Association for Olde Marco?

We searched the Florida Division of Corporations register for every Olde Marco name variant (“OLDE MARCO”, “OLD MARCO”, “COLLIER CITY”) on 2026-10-21 and found no active property owners or homeowners association for the village as a whole. The active entities are the individual condominium associations listed below. If a single-family lot carries recorded restrictions, they come from the plat and deed chain, not from a managing association; a title search will show them.

What Do Condominium Owners Need to Know About Florida Condo Law?

Every Olde Marco condominium association operates under Chapter 718, Florida Statutes. Since the 2022 and 2024 condominium reforms, associations of buildings three stories or taller must complete a structural integrity reserve study and, under section 553.899, a milestone structural inspection on the statutory schedule, and reserves for the covered components can no longer be waived. Several village buildings are three stories or taller: the MLS lists units at Olde Marco as mid-rise (4 to 7 stories) and units at Marco Inn Villas as low-rise (1 to 3 stories). Before you buy, request the association’s most recent budget, its structural integrity reserve study status, any milestone inspection report and the minutes for the last 12 months; Florida law gives buyers and owners the right to those records, and we never summarize member-only documents for you.

Who Sets the Rules for Single-Family Homes?

Single-family homes in Olde Marco follow the City of Marco Island Land Development Code. Residential single-family zoning on the island allows a building height of 35 feet measured from base flood elevation, requires at least 1,500 square feet of living area and two off-street parking spaces, and bars renting a guesthouse (City Code Chapter 30). Construction is prohibited from 7 p.m. to 7 a.m. and on Sundays and holidays (Sec. 18-105), and lawn fertilizer is banned June 1 to September 30 and within 10 feet of water or a seawall (Chapter 18, Article III).

What Does It Cost to Own in Olde Marco? The Fee Stack

The cost of owning in Olde Marco is property tax plus, for condominium owners, a building association fee; there is no master association, club or community development district layer. Single-family owners pay no recurring association fee that we could find; condominium fees in the village run from about $450 a month to more than $1,600 a month as entered on recent MLS listings.

What Are Condominium Fees in Olde Marco?

These are the fees listing agents entered on recent sales and active listings in the Southwest Florida MLS (pulled 2026-10-07). They are listing-entered figures, not association budgets: confirm the current fee, what it covers and any open special assessment with the association before you rely on them.

What Does a Worked Carrying-Cost Example Look Like?

Here is the arithmetic for a two-bedroom Olde Marco Inn condominium bought as a second home, using sourced inputs only. The association fee entered on the September 2026 sale was $787 a month, or $9,444 a year ($787 times 12). Property tax for tax year 2025 on a non-homestead Marco Island parcel carried 8.9535 mills of confirmed levies, which is $895.35 for every $100,000 of taxable value (8.9535 times 100). If the county set a taxable value of $400,000 after the sale, the confirmed levies would be $3,581.40 ($895.35 times 4). That puts the confirmed annual carry at $13,025.40 ($9,444 plus $3,581.40) before insurance, utilities, mosquito control and any special assessment. The $400,000 taxable value is an illustration, not a county figure; the Property Appraiser resets assessed value to just value after a sale, and your own notice controls.

How Are Olde Marco Property Taxes Calculated?

For tax year 2025 (bills mailed in late 2025), a standard Marco Island parcel outside Hideaway Beach carried these confirmed levies: Collier County 3.2449 mills (General Fund 3.0107, Water Pollution Control 0.0246, Conservation Collier 0.2096); schools 4.2490 mills; South Florida Water Management District with the Big Cypress Basin 0.1926 mills; and the City of Marco Island 1.2670 mills. That totals 8.9535 mills (3.2449 plus 4.2490 plus 0.1926 plus 1.2670), Florida Department of Revenue Table 1 for Collier County 2025-26 and the City’s adopted FY2026 budget. The Collier Mosquito Control District levy is also on the bill; its 2025 rate was not confirmed in a primary document (its FY2024-25 rate was 0.1349 mills).

What Do Homestead and the Assessment Caps Do?

A homesteaded Olde Marco owner gets the first $25,000 exemption against all levies and an additional exemption on assessed value above $50,000 for non-school levies, which the Florida Department of Revenue indexed to $25,722 for 2025 (section 196.031, Florida Statutes). Save Our Homes then caps the annual increase in a homestead’s assessed value at the lower of 3 percent or the CPI change (section 193.155), and up to $500,000 of that capped benefit can move to a new Florida homestead (portability, section 193.155(8)). Second homes and rentals get a 10 percent annual cap on non-school assessed value instead (section 193.1554), and both caps reset to just value after a sale. Voters will decide Amendment 3 on November 3, 2026, which would expand the homestead exemption and cut the non-homestead cap to 5 percent if it passes with 60 percent; it is a proposal, not law, as of this update.

Will the 2026 City Bond Show Up on Olde Marco Tax Bills?

Possibly. Marco Island voters approved a $23 million general obligation bond on August 18, 2026 by one vote (2,259 to 2,258), certified by the Collier County Canvassing Board on 2026-08-26, to replace the Caxambas and Goldenrod bridges, repair three other bridges and repave about 30 miles of streets, repaid over up to 20 years (WGCU, 2026-08-26). The outlet estimated about $60 a year for the average homeowner. The debt-service millage on the 2026 or 2027 bill had not been published in a primary document as of this update.

Which Condominiums and Home Pockets Make Up Olde Marco?

Olde Marco is made up of one single-family village plat and eight condominium buildings, plus one timeshare resort and three large complexes at the village edge that we cover separately. Each building is its own association with its own budget, rules and sales history, so the building matters as much as the village.

Old Marco Village Single-Family Homes (Old Marco Lane, Vernon Place, Edington Place, Gayer Way, Ruppert Road)

The village’s houses sit on the OLD MARCO VILLAGE plat and the adjacent Unit 11 lots along Old Marco Lane. Of the 95 single-family homes the roll counts in Olde Marco, about 95 percent sit on a canal or the bay. Sixteen single-family homes closed in the 60 months to 2026-10-07 at a median of $2,625,000, Southwest Florida MLS. The top sale in that window was $6,375,000 for a 4,280 sq ft home on Old Marco Lane (August 2025). There is no association fee for these homes that we could find.

Olde Marco (the Olde Marco Inn Condominium), 140 and 160 Palm Street

Olde Marco A Condominium is the 51-unit condominium built in 2001 beside the 1880s inn, managed by Olde Marco Condominium Association, Inc. Its MLS tag is OLDE MARCO INN. Fourteen units closed in the 60 months to 2026-10-07 at a median of $525,000 (the middle pair were both $525,000), with a range of $442,000 to $577,000 for two-bedroom units of about 961 to 985 sq ft, Southwest Florida MLS. The listing-entered fee on the September 2026 sale was $787 a month. A dedicated Olde Marco Inn sub-page is coming with its association details, recent sale comps, and street-by-street analysis. We’ll link it here when it goes live.

Marco Inn Villas, 850 Palm Street

Marco Inn Villas A Condominium is a 60-unit low-rise complex on the roll with a year built of 1971, the oldest condominium stock in the village set apart from Florida Pavilion Club. Most units are 494 sq ft one-bedroom, one-bath plans. Eight units closed in the 60 months to 2026-10-07, at prices from $240,000 to $389,000, too few for a fair median, Southwest Florida MLS. FEMA’s map puts the 850 Palm Street address point in shaded Zone X rather than Zone AE, a real difference for flood premiums. A dedicated Marco Inn Villas sub-page is coming with its association details, recent sale comps, and street-by-street analysis. We’ll link it here when it goes live.

Marco Cat Penthouses, 140 Palm Street

Marco Cat Penthouses A Condominium is a 7-unit building on the roll, built in 2001 alongside Olde Marco and registered to Marco Cat Penthouse Condominium Association, Inc. One unit closed in the 60 months to 2026-10-07: a 2,530 sq ft three-bedroom plus den at $1,125,000 (February 2025), Southwest Florida MLS.

Model Village, 1146 to 1152 Bald Eagle Drive

Model Village Unit 1, Inc. is a 30-unit condominium on the roll, built in 1973, at the north end of Bald Eagle Drive. Eleven units closed in the 60 months to 2026-10-07 at a median of $364,000, with a range of $279,000 to $490,000 for one- to three-bedroom plans of 562 to 1,379 sq ft, Southwest Florida MLS. A dedicated Model Village sub-page is coming with its association details, recent sale comps, and street-by-street analysis. We’ll link it here when it goes live.

Eagles’ Retreat, 1136 Bald Eagle Drive

Eagles’ Retreat A Condominium is a 16-unit building on the roll, built in 1997, registered to Eagles’ Retreat Condominium Association, Inc. Three units closed in the 60 months to 2026-10-07, at $345,000, $345,000 and $455,000, Southwest Florida MLS.

Marco Vista, 1128 Bald Eagle Drive

Marco Vista Condominium is a 20-unit building on the roll, built in 1979, registered to Marco Vista Condominium, Inc. No closing appeared under its own MLS tag in the 60 months to 2026-10-07; one two-bedroom was listed at $799,000 on 2026-10-07 under the tag MARCO VISTAS. A zero under one tag does not mean the building never sells; units can be filed under a generic name.

The Florida Pavilion Club, 1170 Edington Place

The Florida Pavilion Club Condominium is a 20-unit building on the roll with a year built of 1966, the oldest condominium in the village set, registered to The Florida Pavilion Club Condominium Association, Inc. Four units closed in the 60 months to 2026-10-07 at $300,000, $400,000, $535,000 and $700,000 (the $700,000 sale is a Sold Data Entry row), Southwest Florida MLS. A building of that age sits squarely inside Florida’s milestone inspection and reserve study rules; ask for the association’s records first.

Waterway Cove, 1105 Gayer Way

Waterway Cove A Condominium is an 8-unit building on the roll, built in 1999, registered to Waterway Cove Condominium Association, Inc. No closing appeared under its tag in the 60 months to 2026-10-07; a 1,850 sq ft three-bedroom was listed at $899,000 on 2026-10-07, Southwest Florida MLS.

Sunrise Bay Resort and Club, 10 Tampa Place (Timeshare)

Sunrise Bay Resort and Club is a 20-unit interval ownership (timeshare) condominium on the roll, built in 1981. Its association was first registered as Old Marco Yacht Club, Inc. (Florida document 744537). Interval weeks trade in the MLS for a few thousand dollars, not as whole units, so we leave Sunrise Bay out of every Olde Marco market figure on this page.

The Big Complexes at the Village Edge: Riverside Club, Ville de Marco and Pier 81

Three large condominium complexes sit at the southern approach to the village on Bald Eagle Drive and Edington Place: Riverside Club (273 units on the roll), Ville de Marco (92 units, with the separately recorded 72-unit Ville de Marco West) and Pier 81 (76 units), which sits on the Marco River. We treat each as its own community with its own sales figures, so their sales are not in the Olde Marco numbers above. The same rule covers two 2022 and 2025 sales at 1206 and 1208 Edington Place that the MLS filed under other names (VILLA DEL MARE OF MARCO ISLAND and MARCO ISLAND): those are Ville de Marco buildings, so we count them in the Ville de Marco figures and leave them out of Olde Marco. Buyers who like the village but want a larger building with a pool and on-site management usually compare all three.

What Boating, Marina and Water Access Does Olde Marco Have?

Boating is the reason most Olde Marco buyers choose the village. Its canals and bay frontage open onto Factory Bay and the Marco River, which leads west to Capri Pass and the Gulf of Mexico and east toward the Ten Thousand Islands, without crossing under the island’s low inland bridges.

How Do Olde Marco Boaters Reach the Gulf?

From the village, boats run down the Marco River toward Big Marco Pass and Capri Pass to reach the Gulf. NOAA’s Coast Pilot describes a special anchorage on the south side of the river at Old Marco Village and notes past shoaling there, and it warns that the Big Marco River route east toward Gullivan Bay has a midchannel controlling depth of about 4 feet with reported shoaling, so deeper-draft boats need local knowledge. Check current NOAA charts and notices to mariners rather than any depth figure on a listing.

Which Marinas Serve Olde Marco?

Two marinas sit at the edge of the village. The Marina at Factory Bay calls itself a private recreational marina within walking distance of dining and shopping; Waterway Guide lists it at 1081 Bald Eagle Drive with 72 slips, 10 feet of depth at the approach and 15 feet dockside, room for vessels to 107 feet and 4 transient slips. Rose Marina at 951 Bald Eagle Drive, just south, advertises 3 acres of waterfront with slips, dry storage, service, boat sales and charters. Confirm slip availability, ownership structure and rules directly with each marina.

What Manatee and Speed Rules Apply on Olde Marco Waters?

Florida Administrative Code rule 68C-22.023 sets the Collier County manatee zones. Waters of Collier Bay south of the mouth of the Marco River are idle speed with the channel included, and the Marco River and Big Marco River east of the Collier Boulevard bridges fall in the slow-speed zone. Read the rule text for the exact lines before you plan a commute by boat.

What Are the Dock and Seawall Rules?

Docks on Marco Island follow City Code Chapter 54, Article IV. On a waterway 100 feet or wider, a dock plus a moored vessel may extend at most 30 feet and at most 25 percent of the platted waterway width; on narrower waterways the limit is 20 percent (Sec. 54-111). Side setbacks are 15 percent of the seawall length, between 7.5 and 15 feet. New boathouses are not allowed (Sec. 54-116). A failed seawall requires a permit application within 60 days of the City’s notice (Sec. 6-83), and a new wall in front of an old one may extend at most 18 inches (Sec. 6-85). On an older village lot, a seawall inspection belongs in your due diligence.

Which Beaches, Parks and Clubs Do Olde Marco Residents Use?

Olde Marco is not on the Gulf, so its residents drive or ride to the beach. The closest public option is Tigertail Beach Park on Hernando Drive, a Collier County park; the island’s other public access is South Marco Beach Access off Swallow Avenue. There is no village beach club.

What Is at Tigertail Beach Park?

Collier County lists Tigertail Beach on Hernando Drive as open 8 a.m. to sunset with 210 parking spaces, a $8 daily fee for vehicles without a beach parking permit, six boardwalks, a cafe, restrooms, a playground, rentals and access to Sand Dollar Spit, a state-managed Critical Wildlife Area. The City’s beach page gives slightly different figures (226 regular and 6 accessible spaces, $10 a day), so confirm at the meter.

Can Olde Marco Residents Use Residents’ Beach?

Residents’ Beach is operated by the Marco Island Civic Association, a private nonprofit; its membership rules and fees are set by that association, not the City, and we did not confirm them in a primary document. Ask the association directly before counting on it.

Which Parks and Cultural Sites Are Nearby?

The City’s parks include Mackle Park at 1361 Andalusia Terrace (playground, spray park, courts, walking path) and Veterans Community Park at 901 Park Avenue (Farmers’ Market, bocce, Veterans’ Memorial). The Marco Island Historical Museum, run by Collier County Museums at 180 South Heathwood Drive, is open Tuesday to Saturday, 9 a.m. to 4 p.m., and covers the island from the Calusa and the fishing village days through the 1960s. Olde Marco’s own story, from the inn to the clam cannery, is part of that exhibit history. For more ideas around the county, see our guide to things to do in Collier County.

Are There Golf or Country Clubs in Olde Marco?

No. The village has no golf course or equity club. The island’s clubs, including Island Country Club and Hideaway Beach Club, are membership organizations with their own rules, and neither is tied to an Olde Marco address. If a club is part of your plan, compare the village with Hideaway Beach, the gated community at the island’s northwest tip.

How Exposed Is Olde Marco to Hurricanes and Storm Surge?

Olde Marco is a low-lying, water-bound village, so storm surge rather than wind is its main hurricane risk. The National Hurricane Center measured 4 to 6 feet of inundation from Marco Island through Everglades City in Hurricane Ian (2022), and Hurricane Irma made its final landfall near Marco Island in 2017.

What Did Hurricane Ian Do on Marco Island?

The National Hurricane Center’s Tropical Cyclone Report on Hurricane Ian says Ian made landfall on Cayo Costa at 1905 UTC on 28 September 2022, well north of Marco Island, but pushed surge down the coast: “Maximum inundation of 4 to 6 ft AGL occurred from Marco Island through Everglades City,” with a maximum high water mark of 4.7 feet above ground level on Marco Island, and several USGS sensors measured 6 to 7 feet above mean higher high water. Farther north the surge was worse, 6 to 9 feet in Naples and 8 to 12 feet in Estero, Bonita Beach and North Naples. The City of Marco Island’s 2023 floodplain progress report counted 46 repetitive-loss structures on the island, 45 of them from Ian and 1 from Irma.

What Did Hurricane Irma Do?

The National Hurricane Center’s Irma report says Irma “made its final landfall near Marco Island, Florida, at 1930 UTC 10 September” 2017 as a category 3 hurricane with estimated maximum winds of 100 knots and a minimum pressure of 936 millibars. A spotter on the island reported a 112-knot gust and the Marco Island Police Department a 113-knot gust. Inundation from Marco Island north through Naples to Fort Myers was 3 to 5 feet above ground level.

What Does That Mean for an Olde Marco House?

It means elevation is the single most important fact about any Olde Marco home. A house built since the 2024 maps took effect must put its lowest floor at the higher of base flood elevation plus 1 foot or 18 inches above the crown of the road (City Code Sec. 26-90), so a post-2017 rebuild on Old Marco Lane and a 1970s ground-level home two lots away can carry very different flood and insurance outcomes. Ask for the elevation certificate before you write an offer, and ask whether the home was ever substantially damaged, because the City treats repairs above 50 percent of market value as substantial improvement that must meet current rules.

How Do Condominium Buildings in Olde Marco Handle Storms?

Each village condominium carries its own master insurance policy and storm plan, set by its association’s budget. Under Chapter 718, Florida Statutes, the association insures the building and common elements, and unit owners insure their interiors and contents; a deductible or uninsured loss can come back to owners as a special assessment. Before buying, ask each association for its current master policy declarations page, deductible, and any open or planned special assessment.

What Flood Zone Is Olde Marco In, Address by Address?

Most of Olde Marco is in FEMA flood Zone AE with a base flood elevation of 9 feet on the effective map dated 2024-02-08, but the village has higher ground: two of the address points we tested on Palm Street and Kerr Court fall in shaded Zone X, outside the special flood hazard area.

FEMA Flood Zones at Olde Marco Addresses

We queried FEMA’s National Flood Hazard Layer at nine geocoded village address points on 2026-10-21. These are street-address points from the U.S. Census geocoder, not surveyed building footprints, so treat them as a guide and confirm any single property on FEMA’s Map Service Center or with an elevation certificate.

How High Is the Ground in Olde Marco?

Ground height explains the zone split. The USGS 3DEP elevation service puts the ground at the 850 Palm Street point at about 8.7 feet (NAVD88), against about 5.4 feet at 140 Palm Street and 5.8 feet at 160 Palm Street, a few hundred feet away, which is why the first sits in shaded Zone X and the other two in Zone AE with a 9-foot base flood elevation. The same research pass found zones AE 9, AE 10 and VE 11 mapped within 150 meters of those Palm Street points, all three points outside any Coastal Barrier Resources System unit on the U.S. Fish and Wildlife Service CBRS mapper, and the village in Collier County hurricane evacuation zone A on the state’s hosted evacuation layer. Confirm your evacuation zone with Collier County Emergency Management’s Know Your Zone tool.

Why Does a 9-Foot Base Flood Elevation Matter?

In Zone AE the City’s rule puts a new or substantially improved home’s lowest floor at least 1 foot above the base flood elevation, so 10 feet at a 9-foot BFE, or 18 inches above the crown of the road if that is higher (City Code Sec. 26-90). In Zone X the lowest floor must still be 18 inches above the road crown. An older village house built below today’s BFE is not illegal, but it is rated and insured as built, which is why two neighbouring homes on the same canal can have very different flood premiums.

Is Any of Olde Marco in a VE Coastal High Hazard Zone?

None of the nine Olde Marco address points we queried returned a VE (coastal high hazard) zone on the 2024 map; the village faces the Marco River and Factory Bay rather than open Gulf surf. Two other checks belong on a buyer’s list: whether the specific parcel sits inside a Coastal Barrier Resources System unit (the three Palm Street points tested were outside every unit; federally backed flood insurance is not available inside one), and whether a Letter of Map Amendment has removed a specific structure from the special flood hazard area (FEMA’s Map Service Center lists them).

What Should Olde Marco Owners Know About Insurance?

Insurance in Olde Marco has three parts: a flood policy for the structure, a homeowners or condominium (HO-6) policy for wind and other perils, and, for condominium owners, the association’s master policy behind the walls. Elevation, roof age and window protection drive the price more than the street name.

Do I Need Flood Insurance in Olde Marco?

If your Olde Marco home is in Zone AE and you have a federally backed mortgage, your lender will require flood insurance. Even in shaded Zone X, Ian’s 4 to 6 feet of inundation on Marco Island is a reason to carry it anyway. The City’s 2023 floodplain progress report counted 13,593 active NFIP policies on 8,825 structures on Marco Island, 8,403 of them in the special flood hazard area, so flood coverage is the norm on the island, not the exception.

Does Citizens Insurance Require Flood Coverage in Olde Marco?

Yes, for most Citizens policyholders. Section 627.351(6)(aa), Florida Statutes, makes flood insurance a condition of Citizens Property Insurance coverage on a personal lines residential risk, phased in by dwelling replacement cost: $600,000 or more from January 1, 2024, $500,000 or more from January 1, 2025, $400,000 or more from January 1, 2026, and all other Citizens personal lines residential policies from January 1, 2027. Any Citizens policy on a home in the special flood hazard area already needs flood coverage. Two exemptions matter in Olde Marco: policies that exclude wind, and condominium unit owner (HO-6) policies.

How Is an NFIP Flood Premium Set, and How Fast Can It Rise?

FEMA’s FloodSmart pages list the rating factors as location (distance to a flooding source, ground elevation, the community’s CRS discount), building characteristics (foundation, first-floor height, flood openings, elevated equipment) and coverage. For most policyholders the premium “cannot increase more than 18 to 25 percent per year,” and on top of the discounted premium come an 18 percent Reserve Fund Assessment, an HFIAA surcharge of $25 for a primary residence or $250 for other occupancies, and a Federal Policy Fee (generally $47). A buyer may be able to assume the seller’s NFIP policy, which can keep a lower rate path.

What Community Rating System Class Does Marco Island Have?

The City of Marco Island (NFIP community 120426) is a Community Rating System Class 5 community, which earns a 25 percent discount on NFIP premiums for policies in the Special Flood Hazard Area, according to FEMA’s CRS Eligible Communities list effective October 1, 2026 (Class 5 effective 10/1/2023). The CRS class sets a community-wide discount on most NFIP premiums, so it applies to every Olde Marco policy written in Zone AE.

Do Wind Mitigation Features Lower Olde Marco Premiums?

They can. Section 627.0629, Florida Statutes, requires insurers’ rate filings to include discounts or credits for features shown to reduce windstorm loss, such as roof-to-wall strength, roof covering, and opening protection, and section 627.711 requires insurers to accept the state’s uniform mitigation verification inspection form (OIR-B1-1802). A rebuilt Olde Marco home with impact openings and a newer roof usually documents those features on that form. The credit amounts are insurer filings, so get quotes rather than relying on a percentage.

Is My Safe Florida Home Available for Olde Marco Owners?

Only for some. The program’s statute (section 215.5586) limits grants to homesteaded, owner-occupied, site-built single-family homes (or attached homes of three stories or fewer) insured at $700,000 or less and built before January 1, 2008, subject to annual appropriations. Most rebuilt Olde Marco houses and most condominium units fall outside those limits.

How Do I Get an Insurance Quote Before I Buy?

Ask the seller for the elevation certificate, the wind mitigation inspection report and the four-point inspection if the home is older, and send them to two or three independent agents before your inspection period ends. For a condominium, also send the association’s master policy declarations page. We keep a list of local insurance agents our clients have used and are glad to share it.

Which Schools Serve Olde Marco?

Olde Marco addresses are zoned to Tommie Barfield Elementary School on Marco Island, Manatee Middle School and Lely High School in Naples for the 2026-2027 school year, according to Collier County Public Schools’ own address lookup. Always confirm the exact address, because zones can change.

How Did We Confirm the School Zones?

We queried the District’s live 2026-2027 address lookup (the same service behind zones.collierschools.com) for 1151 Vernon Place on 2026-10-21. It returned Tommie Barfield Elementary School (101 Kirkwood Street, Marco Island), Manatee Middle School (1920 Manatee Road, Naples) and Lely High School (1 Lely High School Boulevard, Naples). Listing school fields in the MLS are often ZIP-level and can be wrong, so run your own address in the District’s tool before you rely on any listing.

Are There Private School Options?

Private and charter options exist on and off the island, but we did not confirm enrollment or tuition figures in a primary source, so we do not list them. Ask us for the schools our Marco Island clients have chosen.

Where Do Olde Marco Residents Go for Healthcare, and How Long Are the Drives?

Olde Marco residents use island urgent care for everyday needs and drive to Naples for hospital care. From the island end of the Jolley Bridge, routing estimates put Physicians Regional on Collier Boulevard about 10.6 miles and 18 minutes away and NCH Baker Hospital about 16.5 miles and 29 minutes away without traffic.

What Are the Main Drive Times From Olde Marco?

DestinationApproximate distance and time from the island end of the Jolley BridgeBasis
Physicians Regional, Collier Boulevard10.6 miles, about 18 minutesOSRM routing estimate, no traffic
NCH Baker Hospital, downtown Naples16.5 miles, about 29 minutesOSRM routing estimate, no traffic
Physicians Regional, Pine Ridge20.6 miles, about 32 minutesOSRM routing estimate, no traffic

These are free-flow estimates computed with the public OSRM router on OpenStreetMap data (queried 2026-10-07), not published figures; season traffic on Collier Boulevard adds time. Add a few minutes from the village itself, which sits at the north end of Bald Eagle Drive.

What Rules, Projects and Taxes Shape Olde Marco Today?

Olde Marco follows the City of Marco Island’s codes for building, flood, docks and noise, pays City and Collier County taxes, and will feel the 2026 bridge and paving bond. Nothing on the City record we read creates a village-specific overlay, so island-wide rules apply street by street.

What Building and Flood Rules Apply to an Olde Marco Rebuild?

The City adopted its current flood damage prevention rules in Ordinance 24-04 on 2024-01-22, tied to the flood map effective 2024-02-08. Substantial improvement and substantial damage are both set at 50 percent of the structure’s market value, with improvements counted cumulatively over 12 months from the first permit. The lowest floor must sit at the higher of base flood elevation plus 1 foot, 18 inches above the crown of the road, 24 inches above an ungraded road, or the Florida Building Code level (City Code Sec. 26-90). Single-family height is 35 feet measured from base flood elevation (City Code Chapter 30).

What Are the Noise and Construction Hours?

City Code Sec. 18-105 prohibits construction from 7 p.m. to 7 a.m. and on Sundays and holidays, and pile driving from 7 p.m. to 8 a.m. In a village where many lots are being rebuilt, that rule shapes your neighbours’ build schedule as much as your own.

What Environmental Rules Matter on the Water?

Fertilizer is banned on Marco Island from June 1 to September 30 and within 10 feet of water or the top of a seawall (City Code Chapter 18, Article III). Docks need a 10-foot seagrass buffer and blue or white reflectors (Sec. 54-112). Vegetation removal needs a City permit under Land Development Code Article XIV.

What Public Projects Could Affect Olde Marco?

The $23 million general obligation bond Marco Island voters approved on 2026-08-18 funds replacement of the Caxambas and Goldenrod bridges, repair of three other bridges and about 30 miles of repaving (WGCU, 2026-08-26). Neither bridge is in the village, but repaving and bridge work change traffic patterns island-wide during construction. The City’s FY2027 operating millage was tentatively held at 1.2670 at its September 2026 hearing, per a meeting summary; the final adopted rate had not been read in a primary document as of this update.

Who Provides Water, Sewer and Emergency Services?

The City of Marco Island owns the island’s water and wastewater utility, which it bought in November 2003 for $85.3 million, and its fire-rescue and police departments are City departments funded by the City levy, not a separate district. City Hall is at 50 Bald Eagle Drive, (239) 389-5000.

How Does Olde Marco Compare With Tigertail and Other Marco Island Neighborhoods?

Olde Marco is the island’s smallest and oldest named neighborhood: protected-water lots on the north-east tip, a village feel and a two-tier market. Tigertail, its natural rival on the north-west side, is a larger, newer-platted grid near the island’s busiest public beach, with a handful of Gulf-front lots.

The Tigertail median includes only single-family homes because its matched set holds no condominium units.

Who Should Choose Olde Marco, and Who Should Choose Tigertail?

Choose Olde Marco if you want a boat at the back door on protected water, a short ride to the Marco River and the passes, a village with history and a mix of homes and small condominiums. Choose Tigertail if beach access matters most, you want a wider choice of single-family homes in a larger grid, or you are shopping for one of the island’s rare Gulf-front single-family lots. Both sit inside the City of Marco Island and pay the same City and county taxes.

How Does Olde Marco Compare With Smokehouse Bay and the Esplanade?

Smokehouse Bay and the Esplanade sits just south of Olde Marco on the bay of the same name. The Collier County roll counts only 54 single-family homes there, 96 percent of them waterfront, and the area is dominated by condominium buildings along Elkcam Circle and the shops of the Esplanade. Olde Marco has more single-family homes (95) and an older village plat; Smokehouse Bay has more condominium choice and a shopping district at the door.

How Does Olde Marco Compare With the South End?

The south end of the island, known as the Estates section and Caxambas, is where the island’s large lots and newest construction concentrate: the Estates’ median single-family lot is about 0.51 acre on the county polygons, nearly double Olde Marco’s 0.27 acre. Olde Marco trades lot size for location on the river and a village setting.

How Does Olde Marco Compare With Naples?

Many buyers weigh a Marco Island village against Naples itself. Our Naples vs Marco Island guide sets out the differences in taxes, beaches, commute and lifestyle, and our Collier County guide covers the wider county.

What Are the Honest Pros and Cons of Olde Marco?

Olde Marco’s strengths are water access, history and a smaller-village feel; its weaknesses are flood exposure, distance from the Gulf beach and a thin, two-tier market that makes pricing harder. Here is our plain read, built on the record above.

What Are the Pros of Living in Olde Marco?

  • Protected boating water. About 95 percent of single-family lots are on a canal or bay, with direct access to the Marco River, Factory Bay and the passes.
  • Character and history. The 1880s inn, the clam cannery history and the Collier City plat give the village a story no 1960s grid can match.
  • Newer houses than the address suggests. The median single-family home was built in 2018.
  • No master association fee. Single-family owners pay no community-wide fee that we could find.
  • A real entry point. Condominiums at Marco Inn Villas and Model Village offer island ownership in the $279,000 to $490,000 range on recent sales.
  • Inventory to choose from. 14 active listings on 2026-10-07 give buyers room to negotiate.

What Are the Cons of Living in Olde Marco?

  • Flood exposure. Most of the village is in Zone AE with a 9-foot base flood elevation, and Ian put 4 to 6 feet of water over parts of the island.
  • No Gulf beach at the door. Tigertail Beach Park is a drive or ride away.
  • A thin, two-tier market. Only five single-family homes sold in the latest 12 months, so any single median moves a lot.
  • Older condominium buildings. Several village condominiums date from 1966 to 1979 and face Florida’s milestone inspection and reserve study rules.
  • Slow sales right now. The median sale took 113 days in the latest 12 months, and supply is about 12.0 months.
  • Possible archaeological review. The City’s plan analysis flags the village for probable archaeological finds, which can add a step to a rebuild.

What Must I Disclose About Flooding When I Sell?

Can We List an Olde Marco Home Off-Market?

Yes, when privacy matters more than maximum exposure. We will explain the trade-off, because in a market with about 12.0 months of supply, a quiet listing reaches fewer of the buyers who set the price.

How Do You Market an Olde Marco Waterfront Home?

From the water side first: photography and video from the canal or bay, a plain explanation of the flood zone and elevation, and outreach to buyers already searching Marco Island boating homes.

These Olde Marco buyer questions come from measured search demand, the question harvest for the Marco Island tree and the questions our Marco Island clients ask us most. Each answer is drawn from the sections above, so it carries the same sources, windows and dates as the body of this guide.

What is Olde Marco?

Olde Marco is the historic fishing village on the north-east tip of Marco Island, Florida, inside the City of Marco Island in Collier County. It is recorded as the OLD MARCO VILLAGE and COLLIER CITY plats plus part of Marco Beach Unit 11, and today holds about 95 single-family homes and eight condominium associations.

Is Olde Marco the same as Old Marco or Old Marco Village?

Yes. All three names refer to the same village. The county plat is spelled OLD MARCO VILLAGE, the 2001 condominium on Palm Street is recorded as OLDE MARCO A CONDOMINIUM, and the MLS uses both OLD MARCO VILLAGE and OLDE MARCO INN as tags.

Is Olde Marco historic?

Yes, by history: it is the island’s original village, settled about 1870, with an inn finished in the 1880s and a clam cannery that shaped its early economy. We found no local historic district or preservation overlay for it in the City Code as of October 2026, and the City’s 2008 plan analysis lists the Marco Inn among sites of probable archaeological significance.

What is the Olde Marco Inn?

It is the 1880s inn on Palm Street that anchors the village. Collier County’s preservation board page says it was finished by 1885 to house fishermen; the county tourism office dates it to 1883. In 2001 the 51-unit Olde Marco condominium and the 7-unit Marco Cat Penthouses were completed beside it.

Is Olde Marco on the water?

Do I need flood insurance in Olde Marco?

From the island end of the Jolley Bridge, routing estimates put NCH Baker Hospital in downtown Naples about 16.5 miles and 29 minutes away without traffic. Allow extra time from the village and in season.

Can I keep a boat in Olde Marco?

Yes; boating is the village’s main draw. Most single-family lots are on a canal or the bay, and the Marina at Factory Bay and Rose Marina sit on Bald Eagle Drive. Dock size follows City Code Sec. 54-111, and the Coast Pilot notes shoaling in parts of the Marco River, so check depth for your boat.

What is the bridge clearance for boats leaving Olde Marco?

NOAA’s Coast Pilot lists a 55-foot fixed clearance for the highway bridge between Bear Point and Marco Island, the Jolley Bridge crossing on State Road 951. Sailboats with taller masts should plan a route through the passes to the west.

Can I rent out a condo in Olde Marco?

The City has no enforceable vacation rental program, and state law bars local rental bans, but each condominium’s declaration and rules set lease minimums and approvals, and those govern. Ask the association for its rules before you write an offer.

Ask each association for its inspection and reserve study status and its current budget before you buy.

Is Olde Marco a good place to retire?

For a retiree who boats, wants a smaller village and does not need a beach outside the door, it can be. Weigh the 12.0 months of supply (more choice), the condominium carrying costs and the flood and insurance profile before you decide.

Is Olde Marco safe?

We do not publish crime rankings because we found no address-level primary source for the village. The City of Marco Island runs its own police department; its non-emergency number is (239) 389-5050.

Can I build a new home in Olde Marco?

Yes, on a vacant lot or by replacing an older house, subject to the City’s Land Development Code, the 35-foot height limit measured from base flood elevation and the floodplain rules in City Code Chapter 26. Check for archaeological review and historic sensitivity on village lots first. Our Marco Island new construction guide covers builders, lots and permits island-wide.

Who pays title insurance when I buy in Olde Marco?

In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, and the signed contract controls. That differs from Lee County, where the seller customarily pays.

What closing taxes apply when I buy?

If you finance, Florida charges documentary stamp tax on the note and mortgage at 35 cents per $100 of the debt and nonrecurring intangible tax of 2 mills on the amount secured. Cash buyers pay neither. Deed stamps of 70 cents per $100 are customarily paid by the seller.

How do I compare Olde Marco with Tigertail?

Olde Marco is the older, smaller village on protected water at the north-east tip; Tigertail is the larger grid on the north-west side near Tigertail Beach with some Gulf-front lots. Our comparison table in the “How Does Olde Marco Compare” section sets their numbers side by side.

The median Olde Marco sale took 113 days on market in the 12 months to 2026-10-07 (14 sales), up from a five-year median of 42.5 days (54 sales with a days-on-market record), Southwest Florida MLS. Pricing to closed sales shortens that.

How much below asking do Olde Marco homes sell?

The median sale closed at 93.8 percent of final list price in the 12 months to 2026-10-07 (14 sales), and single-family homes at 93.2 percent over 24 months (10 sales), Southwest Florida MLS. Final list price is after any reductions, so the gap from the first asking price was often wider.

Is now a good time to sell in Olde Marco?

There were 14 active listings and no pendings on 2026-10-07, about 12.0 months of supply at the 12-month pace, which favours buyers. Sellers who price to recent closed sales and present elevation and insurance documents up front are the ones closing.

When is the best season to list an Olde Marco home?

Marco Island’s population more than doubles in winter by the City’s own estimate (about 16,500 permanent residents and roughly 40,000 at peak season), so most buyers are on the island from January through April. Listing in late fall or early winter puts your home in front of that audience when it arrives.

Should I renovate before I sell?

Usually not a full renovation. In Olde Marco much of the single-family value sits in the lot and the water, as the $4,200,000 Edington Place sale of a 1,501 sq ft home shows. Fix what an inspector or insurer will flag, then price to the market.

Do I need an elevation certificate to sell?

It is not legally required to list, but buyers and their insurers will ask for it, and most Olde Marco homes are in Zone AE. Having it ready, along with a wind mitigation report, removes a common reason buyers stall during inspection.

What must I disclose about flooding and storm damage?

Since October 1, 2024, section 689.302, Florida Statutes, requires a written flood disclosure at or before contract covering flooding that damaged the home during your ownership, flood insurance claims and flood assistance received. Florida law also requires sellers to disclose known facts that materially affect value and are not readily observable (Johnson v. Davis, 480 So. 2d 625, Fla. 1985), so storm repairs belong in writing too. Ask your attorney about your situation.

Who pays title insurance when I sell in Olde Marco?

In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, and the contract controls. Do not budget the owner’s title policy as a seller cost unless your contract says so.

What closing costs does a seller pay in Olde Marco?

The largest seller tax is documentary stamp tax on the deed at 70 cents per $100 of the price (section 201.02, Florida Statutes), customarily paid by the seller. On a $1,625,000 sale that is $11,375 ($1,625,000 divided by 100, times $0.70). Brokerage fees, payoff of any liens and prorated taxes come on top.

Do I have to pay a condo special assessment if I sell?

An assessment levied before closing is generally the seller’s obligation unless the contract shifts it. The standard Florida contracts address assessments, so read that clause and ask the association for an estoppel certificate early.

Will a milestone inspection or reserve study affect my condo sale?

It can. Buyers and lenders now ask for the structural integrity reserve study and any milestone inspection report. Getting those records from your association before you list lets us price for them rather than lose a buyer mid-contract.

How does the association approval process affect my sale?

Many condominium associations require application and approval of a buyer. Listing-entered application fees in the village ran from $100 to $175 on closed sales, and one active listing shows $499, Southwest Florida MLS. Start the application as soon as a contract is signed.

What happens to my homestead benefit when I sell?

Your Save Our Homes cap ends with the sale, but you can carry up to $500,000 of the difference between just value and assessed value to a new Florida homestead under section 193.155(8), Florida Statutes, if you file on time.

Should I sell my Olde Marco house as a teardown lot?

Sometimes. If the home sits below today’s flood elevation and needs major work, a buyer may pay mainly for the lot and the water. We price both ways, house and lot, and show you which comparable sales support each.

How do I price a waterfront home in Olde Marco?

Start with closed sales on comparable water: canal versus bay, frontage and boat access. Then adjust for elevation, age and condition. A median for the whole village blends homes that do not compete with each other, which is why we price street by street.

Do bay-front and canal-front homes sell differently?

Yes. Open-bay frontage on Factory Bay and the Marco River generally commands more than an interior canal lot, and direct, bridge-free access to the river matters to boaters. We compare your home with sales on the same kind of water.

How do I sell an Olde Marco condo fast?

Price to the building’s closed sales, have the association documents, fee history and insurance details ready, and list in season. Three Marco Inn Villas units went under contract in two days or less on market in the 60 months to 2026-10-07, Southwest Florida MLS, when priced to the market.

Can I sell my Olde Marco home for cash?

Yes. Cash buyers are common on Marco Island, and a cash sale avoids the buyer’s financing taxes and lender appraisal. A cash offer is not always the highest net, so compare it with a market listing before deciding.

Does a timeshare at Sunrise Bay sell like a condo?

No. Sunrise Bay Resort and Club is an interval ownership condominium, and weeks there trade for a few thousand dollars in the MLS. It is a different market, and we do not include it in any Olde Marco figure.

What paperwork should I gather before listing?

Your deed, survey, elevation certificate, wind mitigation and four-point reports, insurance declarations, permits for any additions or seawall work, and, for a condominium, the association’s budget, rules, reserve study and estoppel contact. Having them ready shortens the contract period.

How do you market an Olde Marco home?

We market the water, the history and the lifestyle together: professional photography and video from the water side, a property page that explains flood zone and elevation in plain terms, and outreach to buyers already searching Marco Island. Ask us for the full plan.

Should I list my Olde Marco home with a Naples agent or a Marco Island specialist?

Hire the agent who knows the village’s buildings, plats and water and can defend a price with closed sales. Our team works across Collier County and Marco Island and prices Olde Marco street by street.

How do I know my agent’s price is right?

Ask for the closed sales behind the number, with the window, the count and the median named. Every figure on this page is presented that way so you can check our work.

What if my Olde Marco home was damaged in a storm?

Disclose it, document the repairs and permits, and price for it. If the damage exceeded 50 percent of market value, the City’s substantial damage rules required the home to meet current flood standards, which buyers will ask about.

Can I sell my home while I am out of state?

Yes. Many Olde Marco owners are seasonal, and Florida closings can be completed remotely with a mobile notary or electronic signing where the title agent allows it. We manage showings, inspections and repairs on the ground.
