MARCO ISLAND, FLORIDA
12 Marco Island agents and teams compared on Google reviews, DBPR brokerage records and RealTrends production, all dated 7 October 2026.
McGreevy and Comisar of Domain Realty compared 12 Marco Island real estate agents and teams on eight public, dated criteria, all retrieved on 7 October 2026. On that record McGreevy and Comisar carry 241 RealTrends Verified closed sides and $157.57M in 2025, ranked #5 in Florida by sides, with 79 Google reviews at 4.9.
By Jesse McGreevy and Marc Comisar, founding partners of McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008. Brokered by Domain Realty. Updated October 2026 (data date 7 October 2026). This page is the comparison companion to our Marco Island real estate guide, the island hub for the City of Marco Island, Collier County, ZIP 34145.
We run the same public-record comparison in each of our markets. For the mainland side of Collier County, see our page on the best real estate agents in Naples, and to the north in Lee County the best real estate agents in Bonita Springs and the best real estate agents in Estero.
This page is published by McGreevy and Comisar of Domain Realty; rankings reflect the criteria stated above on the data date shown.
Criteria and data date: Google Business Profile review count and rating, brokerage of record per the Florida DBPR licence record, years on the public record (the Florida Division of Corporations filing date of the brokerage entity, and the DBPR original licence dates for the publisher’s principals), office city per the Google Business Profile place page, team or solo, languages listed on the public profile, published production only where RealTrends Verified published it, and the public record ids behind every cell. All retrieved 7 October 2026. Selection rule: every real estate agent, team or brokerage Google Business Profile whose Google Maps place-page address is in Marco Island, ZIP 34145, carrying 10 or more Google reviews on the data date, plus McGreevy and Comisar as the publisher’s row. Twenty-nine Marco Island profiles cleared that floor, so the roster is capped at the 11 with the most Google reviews on the data date plus McGreevy and Comisar, and the 18 excluded by the cap are recorded in our working file. Rows are listed by Google review count on the data date, highest first.

Every cell in the table is a record, not an opinion. Where a record belongs to a corporation rather than a person, or to an individual rather than the listing, the cell says so. “Could not be matched by name search” describes a limit of the state’s name search on the data date; it is not a statement about any licence. Nothing on this page characterises any agent or team other than McGreevy and Comisar; the table shows the public record and the reader does the reading.
Marco Island Realtors are compared in the table above on eight public criteria, all retrieved 7 October 2026. Jesse McGreevy and Marc Comisar, the Realtors behind McGreevy and Comisar of Domain Realty, hold 241 RealTrends Verified closed sides in 2025 and 79 Google reviews at 4.9. Call Jesse at (239) 898-6072 or Marc at (239) 287-5873.
Jesse McGreevy and Marc Comisar have over 45 years of combined direct real estate experience. Jesse has been licensed in Florida since 4 November 2004 and Marc since 25 September 2003, and both work under Domain Realty, the brokerage behind Domain Realty Group. If you already know you want to talk about a Marco Island sale or purchase, the direct line is the fastest route: Jesse McGreevy, (239) 898-6072.
McGreevy and Comisar selected the Marco Island roster by a rule written before the data was pulled, then compared every row on the same eight criteria on one day, 7 October 2026. Nothing was ranked on private knowledge, on unverified production, or on anything a reader cannot check against a public record with a licence number or a Google listing.
Data updated: October 2026 (Florida DBPR licensee portal, Florida Division of Corporations, Google Business Profile, RealTrends Verified, retrieved 7 October 2026).
The yardstick. For this page we tracked 479 unique Google Business Profiles returned by five Google local searches for Marco Island agents, realtors and agencies, each read page by page to the end of its results, including a search for ZIP 34145 itself. Eighty-nine of those 479 profiles were real estate listings with 10 or more reviews on 7 October 2026. Thirty carried a Marco Island locality; one of the thirty was a law office and was set aside, leaving 29. Because the rule caps the table at 12 rows, the 11 Marco Island listings with the most Google reviews on the data date, from 185 down to 19, are on the table with McGreevy and Comisar, and the Google Maps place page of every one of them was opened to confirm a street address in 34145. The next listings below the cap carried 18 reviews each.
Why 10 reviews and not 50. Our Naples comparison uses a 50-review floor because Naples has dozens of profiles above it. The City of Marco Island is one ZIP code, 34145, and on the data date only one Marco Island-addressed agent profile carried more than 50 Google reviews. A 50 floor would have produced a table of two rows, which compares nothing, so the floor was set at 10 before the cut was made and the cap did the rest.
What was set aside, and why. Vacation rental and property management agencies addressed on the island were set aside by category, because the page compares agents who represent buyers and sellers. Hotels, condominium rental desks, a cleaning service and a law office were set aside for the same reason. Three agent profiles showed no street address on their Google Maps place page (a service-area listing hides it), and the rule keys on an address in 34145, so they are recorded in our working file and not rostered. Profiles in Goodland, Isles of Capri and Hammock Bay sit outside the City of Marco Island and were not counted toward it.
McGreevy and Comisar closed 241 sides in 2025 on the RealTrends Verified record, ranked #5 among Florida large teams by sides, and Jesse McGreevy has been licensed in Florida since 4 November 2004. If you are selling, start with a free valuation of your Marco Island home and call Jesse direct at (239) 898-6072. If you are buying, see how McGreevy and Comisar represent buyers and call Marc Comisar at (239) 287-5873. Every number on this page can be checked against the record ids in the table, which is exactly how we would want you to check us. Top 1% Real Estate Agents Nationally Since 2008. Each column on the Marco Island table measures one public record that a reader can open, retrieved on 7 October 2026: a Google Business Profile count, a Florida DBPR licence or corporation record, a Florida Division of Corporations filing, or a RealTrends Verified ranking. McGreevy and Comisar applied the same definitions to every row, their own included.
Data updated: October 2026 (Florida DBPR licensee portal, Florida Division of Corporations, Google Business Profile, RealTrends Verified, retrieved 7 October 2026).
How the table is ordered. By Google review count on the data date, highest first, which is the criterion that built the roster. Where the record does not support an order, the criteria are shown side by side and no tiebreak is invented.
What is deliberately not on the table. No review text from any profile other than our own. No home addresses, even where a state record carries one. No production figure that RealTrends has not published. No adjective about anyone.
Google review counts on the Marco Island table on 7 October 2026 ran from 185 at the top down to 19, and the table names each row. McGreevy and Comisar carry 79 Google reviews at a 4.9 rating, and the Domain Realty brokerage listing carried 258 at 4.8 the same day. Review counts measure feedback, not closings.
Data updated: October 2026 (Google Business Profile counts as displayed on Google Maps and in Google’s local results, retrieved 7 October 2026).
McGreevy and Comisar hold 79 Google reviews at 4.9 on the data date, on a profile that carries the office at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134 and the direct line (239) 898-6072. The Domain Realty brokerage listing, which collects reviews for the whole brokerage, carried 258 reviews at 4.8 the same day. A separate national team profile for McGreevy and Comisar carried 103 reviews at 5.0; that figure is not in the table because the table’s criterion is the Google Business Profile only, and the point of a criteria-based page is that the criterion does not move to flatter the publisher.
Marco Island is a small review market. On the data date one Marco Island-addressed agent profile cleared 100 Google reviews and most of the 29 qualifying profiles sat between 10 and 40. Compare that with our Naples comparison, where 24 agent and team profiles cleared 50 reviews. Read that as a fact about the size of an island city with one ZIP code, not as a fact about any one agent’s closings.
Two things are worth knowing about review counts before you weigh them. First, Google’s own help pages explain that the review score is the average of all published ratings and that Google removes reviews that break its policies, which is why counts drift and why this page carries a date on every number. Second, a review count is one platform’s record. Florida law does not require an agent to collect reviews anywhere, and plenty of experienced island agents carry small counts because their business runs on repeat owners and referrals. Read the count next to the brokerage and the published production, not on its own.
If you want reviews you can read rather than count, the client review block further down this page quotes McGreevy and Comisar’s own verified Google reviews, and only those. This page does not quote or paraphrase a review left for anyone else.
Jesse McGreevy has held Florida licence SL3101296 since 4 November 2004 and Marc Comisar has held Florida licence BK3060671 since 25 September 2003, both Current and Active with DomainRealty.com LLC as brokerage of record, per the Florida DBPR portal on 7 October 2026. That is 21 and 23 complete years of continuous licensure.
Data updated: October 2026 (Florida DBPR licensee portal, records retrieved 7 October 2026, portal data current as of 7 October 2026).
The Florida Department of Business and Professional Regulation publishes every real estate licence at myfloridalicense.com, and checking one takes about a minute. Choose a search by name or by licence number, pick the Real Estate board, and open the record. The record shows the licence type (Sales Associate, Broker Sales Associate or Broker), the status (Current and Active is the one you want), the original licence date, the expiry date, the brokerage of record under Related License Information, and any disciplinary history. Marc Comisar’s record shows the Broker Sales rank, which means he holds a broker licence and practises as a broker associate under Domain Realty; Jesse McGreevy’s record shows Sales Associate. Both records carry the Professional Association qualification, which is the P.A. after their names.
A practical tip from building this table. A Google listing name is often a team name, a nickname or a marketing line, and the state’s name search matches only the registered name or a registered DBA. On the data date, eight of the eleven other Marco Island listings could not be matched to a state record by name search alone, and the table says exactly that rather than guessing. When you interview an agent, ask for the licence number. Every licensed agent has one, and with it the search is exact.
Licence tenure is a floor, not a ranking. A licence issued in 2004 proves more than two decades of standing with the state; it does not prove two decades of island closings. Read it next to the published production column, which is the only place on this page where closings appear, and only where a third party published them.
Every Florida sales associate works under a licensed broker, and the DBPR record names that broker or corporation as the brokerage of record. On the Marco Island table McGreevy and Comisar’s brokerage of record is DomainRealty.com LLC, doing business as Domain Realty, licence CQ1049052, filed with the state in June 2015, with Jesse McGreevy as a co-founder.
Data updated: October 2026 (Florida DBPR licensee records and Florida Division of Corporations filings, retrieved 7 October 2026).
Brokerage of record matters for three practical reasons. The broker is who holds your escrow deposit under Florida law, who is accountable to the Florida Real Estate Commission for the associate’s conduct, and whose name must appear in any team advertising under Rule 61J2-10.026 of the Florida Administrative Code, which is why every mention of the team on this page reads McGreevy and Comisar, Domain Realty. A team name that never shows its brokerage is not following the rule.
The Marco Island table shows a mix of brokerage types, and the record is neutral about all of them: national franchise offices, independent island corporations whose state licence location is the same street address as their Google listing, and a Florida brokerage founded by its principals. Three of the corporations tied to a row by the state record were filed with the Florida Division of Corporations between 2003 and 2018, and the table shows each filing year. McGreevy and Comisar’s brokerage, Domain Realty, was co-founded by Jesse McGreevy in 2015 and is the brokerage behind Domain Realty Group, the #1 real estate team in Southwest Florida since 2012. What that means for a client is that the people whose names are on the door and the people whose licences are on the file are the same people.
The employed-by date on a DBPR record is also useful. It tells you how long an agent has been at the current brokerage. Both McGreevy and Comisar records show Domain Realty as brokerage of record since July 2015, the year the brokerage was founded.
Marco Island recorded 891 closed residential sales in the 12 months to 7 October 2026 at a median sold price of $1,000,000, a median 77 days on market and a median 94.4 percent of list price, per the Southwest Florida MLS, ZIP 34145, City of Marco Island. In a market priced like that, the list price is the negotiation.
Data updated: October 2026 (Southwest Florida MLS, Matrix, closed sales 8 October 2025 to 7 October 2026 and active listings on 7 October 2026, ZIP 34145, City of Marco Island, pulled 7 October 2026).
For this page we tracked every one of those 891 closings by building type, using the building design the listing agent entered in the MLS. Single-family homes accounted for 404 sales at a median of $1,550,000 and a median 74 days on market. Condominiums in low-rise, mid-rise and high-rise buildings accounted for 473 sales at a median of $625,000 and a median 81.5 days on market. The other 14 were townhouses, attached villas and similar. Of the 891, 446 sold for $1 million or more and 94 for $3 million or more, and the highest sale in the window closed at $11,900,000. Total sold volume came to about $1.25 billion.
Against the 12 months before (8 October 2024 to 7 October 2025, same area), sales rose from 798 to 891, an increase of 93 sales or 11.7 percent (93 divided by 798), while the overall median slipped from $1,050,000 to $1,000,000, down 4.8 percent. The condominium side carried the increase: 473 condominium sales against 390 the year before, up 21.3 percent, at a median of $625,000 against $615,000. Single-family sales were flat, 404 against 405, at a median of $1,550,000 against $1,575,000.
The supply side on the pull date is the part sellers feel. On 7 October 2026 the MLS showed 409 active listings in the City of Marco Island, 150 of them single-family at a median list price of $2,939,500 and 254 condominiums at a median list price of $671,950, with 58 more under contract (43 pending with contingencies and 15 pending). At the trailing pace of 891 sales a year, or 74.25 a month (891 divided by 12), those 409 active listings are about 5.5 months of supply (409 divided by 74.25). The single-family list median sits well above the single-family sold median of $1,550,000, which is the gap a list price has to close before a buyer writes an offer.
What that means for the choice on this page. In a market with five and a half months of supply, a median sale at 94.4 percent of the final list price and condominiums moving in larger numbers than houses, the agent’s skill shows up in the first weeks on the market: a home priced to the closed sales in its own building or on its own canal draws the offer, and a home priced to the active list median sits. A Cape Marco tower unit, a Hideaway Beach residence and a mid-island canal home price on three different sets of comparables, which is why our Cape Marco guide and our Hideaway Beach guide carry their own sales records. If you want a number for your own address, start with a Marco Island home valuation or call Jesse direct at (239) 898-6072.
If you want to see the homes behind these numbers, every Marco Island home for sale is on Domain Realty Group, the team site McGreevy and Comisar lead; this page stays on the question of who to hire.
Marco Island buyers and sellers should ask an agent to explain four records before anything else: the condominium milestone inspection under Section 553.899, the structural integrity reserve study under Section 718.112, the FEMA flood zone on the current 8 February 2024 maps, and the seller flood disclosure under Section 689.302, Florida Statutes.
Data updated: October 2026 (Florida Statutes 2026 text on flsenate.gov; FEMA National Flood Hazard Layer; OpenFEMA NFIP policy records for community 120426; all retrieved 7 October 2026 for the Marco Island research file).
Condominium milestone inspections. Under Section 553.899, a residential condominium building three habitable stories or more must have a milestone inspection by 31 December of the year it reaches 30 years of age, counted from its certificate of occupancy, and every 10 years after that. The statute lets the local building official require it at 25 years where local conditions, including proximity to salt water, call for it. Within 45 days of receiving the report, the association must send the inspector’s summary to every unit owner. On an island where 473 of the last 12 months’ 891 sales were condominiums, the inspection summary is one of the first documents a buyer’s agent should ask for.
Structural integrity reserve studies. Under Section 718.112(2)(g), a residential condominium association must have a structural integrity reserve study for each building three habitable stories or higher at least every 10 years, covering the roof, structure, fireproofing, plumbing, electrical, waterproofing and windows, among other items. Associations that existed on or before 1 July 2022 had until 31 December 2025, or until 31 December 2026 where the study is done together with a milestone inspection due by then. For budgets adopted on or after 31 December 2024, an owner-controlled association required to have the study may not vote to fund less than the study calls for. That is why two Marco Island units with the same view can carry very different association budgets and special assessments.
Flood zones. The FEMA flood insurance rate map panels for Marco Island in effect on the research date carry an effective date of 8 February 2024. Of 116 building address points tested across the island for our Marco Island research, 108 read Zone AE and 8 read Zone X at the street location, and Zone VE is mapped within 150 metres of 38 of them, mostly along the Gulf front, Hideaway Beach, Key Marco and Caxambas. A zone at a street point is not a determination for a structure; the elevation certificate is.
Flood disclosure and insurance. Since 1 October 2024, Section 689.302 requires a seller of residential property to give the buyer a flood disclosure at or before the time the contract is signed, and the 2025 amendment added a question on known flooding during the seller’s ownership. Citizens Property Insurance now requires flood coverage on its personal lines residential policies in phases by replacement cost, with the last tier starting 1 January 2027; a condominium unit-owner policy is exempt. Current NFIP policies in the City of Marco Island carry Community Rating System class 6 in FEMA’s policy records.
None of this is a reason to pick one agent over another on its own. It is a reason to ask every agent on the table how they read these four records, and to hire the one whose answer you can check. McGreevy and Comisar read them on every Marco Island file; call Marc Comisar at (239) 287-5873 or Jesse McGreevy at (239) 898-6072.
McGreevy and Comisar fit a Marco Island seller pricing into a market at about 5.5 months of supply, a buyer weighing a Gulf-front condominium against a canal home where the medians were $625,000 and $1,550,000 over the last 12 months, and an owner who needs Collier and Lee County moves handled together.
Data updated: October 2026 (Southwest Florida MLS, Matrix, ZIP 34145, City of Marco Island, pulled 7 October 2026; RealTrends Verified 2026 profile, retrieved 7 October 2026).
A seller who needs the price right the first time. With a median sale at 94.4 percent of list and 409 active listings against a trailing 74.25 sales a month, the seller who prices to the closed sales in the building or on the street is the one positioned to sell inside the median 77 days, and the seller who prices to the active median waits. McGreevy and Comisar’s 241 published sides in 2025 are the experience behind every valuation they write. Start with a Marco Island seller consultation or call Jesse direct at (239) 898-6072.
A buyer choosing between a tower, a mid-rise and a canal home. Condominium sales led the island over the last 12 months, 473 of 891, and every one of those buildings carries its own budget, reserve study and inspection schedule. A canal home carries its own seawall, dock and elevation questions. The agent you pick should read both before the inspection period ends. See how McGreevy and Comisar represent Marco Island buyers.
A luxury or waterfront move. Of the 891 closings in the 12 months to 7 October 2026, 94 sold for $3 million or more. McGreevy and Comisar alone have over $900 million in Sales, and McGreevy and Comisar and their Domain Realty Group team have sold over $2.5 Billion in Real Estate. That tier is a specialist market, and the production column in the table is the place to compare who has published what.
A new build or a rebuild. A new home on Marco Island carries permit, elevation and flood rules that differ from a resale. Our Marco Island new construction guide covers that side.
A relocation or a second home. A buyer moving from out of state, or from Lee County, needs the island explained beside the mainland: the bridge drive to Naples, the Collier County tax roll, the condominium and flood rules above. That is the content of our Marco Island real estate guide, our Collier County guide and our Collier County things-to-do guide, all written by the people whose licences are on this page.
A move that turns on language. The public record on this criterion is thin: no Google Business Profile on the table lists a language. McGreevy and Comisar’s national team profile lists English, Spanish, French and Italian, and the honest note is that Google does not carry that field for anyone here, so ask.
Jesse McGreevy has sold Southwest Florida real estate since he was licensed in November 2004, and Marc Comisar has been licensed in Florida since September 2003; together they have over 45 years of combined direct real estate experience. On a Marco Island file Jesse leads pricing and marketing and Marc runs the field, the showings and the buyer side.
Data updated: October 2026 (Florida DBPR licence records; Southwest Florida MLS, Matrix, pulled 7 October 2026).
The first thing Marco Island teaches anyone who sells there is that it is not one market. A Gulf-front tower unit on South Collier Boulevard, a bayside condominium on Smokehouse Bay, a canal home in the middle of the island and an estate lot in Hideaway Beach or Key Marco price on four different curves, and a comparable pulled from the wrong one is worth nothing. That is why the market figures above are split by building type, and why our pricing starts from the closed sales in the same building or on the same water before it looks at the island median.
The second thing is that the paperwork decides more Marco Island deals than the view does. On a condominium we read the association’s budget, its reserve study and its milestone inspection summary before the buyer’s inspection period runs out, and we ask for the elevation certificate and the flood disclosure on every house. On a listing we put those same documents in front of buyers early, because a buyer who finds a special assessment in week three is a buyer who renegotiates.
The third thing is how the two counties read each other. A Lee County buyer looks at the Marco Island medians and thinks the island is out of reach; a Marco owner looks at Bonita Springs and Estero and wonders what they would give up by moving north. Both conversations happen on a map with the closed comparables on it, and they are the conversations we have every week from the Bonita Springs headquarters on US 41 in Lee County.
The table above is how you check us. A seller who has checked the record and then calls Jesse direct at (239) 898-6072 is the seller we want to work with.
On the 7 October 2026 record McGreevy and Comisar carry 241 RealTrends Verified sides and $157.57M in 2025, ranked #5 among Florida large teams by sides and #1 in Bonita Springs, with 79 Google reviews at 4.9 and two principals licensed since 2004 and 2003. Each claim here ties to a record you can open.
Data updated: October 2026 (RealTrends Verified 2026 program based on 2025 sales data; Florida DBPR; Google Business Profile; all retrieved 7 October 2026).
RealTrends Verified 2026 publishes McGreevy and Comisar, Domain Realty, as a large team at 241 sides and $157.57M for the 2025 sales year, ranked 5 by sides and 11 by volume among large teams in Florida, and ranked the #1 real estate team in Bonita Springs by both sales volume and transaction sides. That is the published production figure in the table, cited to the team profile RealTrends publishes.
The career record behind it is the one a seller or buyer can weigh. McGreevy and Comisar alone have over $900 million in Sales. McGreevy and Comisar and their Domain Realty Group team have sold over $2.5 Billion in Real Estate across 4,000+ transactions, and Domain Realty Group has been the #1 real estate team in Southwest Florida since 2012. Jesse McGreevy has taken the Gulfshore Life Five Star award 21 consecutive years. The Domain Realty brokerage listing on Google carried 258 reviews at 4.8 on the data date, beside the 79 at 4.9 on the McGreevy and Comisar profile.
On office city, McGreevy and Comisar’s Google listing sits at 24031 S Tamiami Trl #101 in Bonita Springs, FL 34134, on US 41 north of the Collier County line, and RealTrends files the team under Bonita Springs for the same reason. Every other row on this table is addressed on the island. The table reports that as a fact, and the rest of this page explains how a Collier and Lee County team works a Marco Island file: the condominium documents, the flood and insurance picture, and the pricing evidence that decides an island sale.
Neither structure is better on the record. The Florida DBPR treats a team as individually licensed associates under one broker, and the Marco Island table shows solo listings, teams and brokerage listings with strong review histories. McGreevy and Comisar operate as a team under Domain Realty, led by two principals licensed since 2004 and 2003.
Data updated: October 2026 (Florida Administrative Code Rule 61J2-10.026; RealTrends Verified 2026 team profile; Florida DBPR; retrieved 7 October 2026).
What a team changes is coverage and continuity. A solo agent is one licence, one phone and one calendar. A team can show a Gulf-front condominium the same afternoon a seasonal buyer lands at RSW, run a listing’s marketing while the lead agent is at a closing, and keep a file moving through an association’s approval, an inspection and an insurance quote at the same time. What a team does not change is who is accountable: under Florida law every associate on a team works under the same broker, and under Rule 61J2-10.026 the team must advertise with the brokerage name attached, which is why the team name on this page never appears without Domain Realty beside it.
The Marco Island table also shows how RealTrends classifies production, from an individual agent to a small team to a large team, and the classification matters when you read a figure. A team figure counts every side the whole team closed, so an individual’s 11 sides, a small team’s 42 sides and a large team’s 241 sides are different kinds of number. Each is on the table as published, with the class beside it, and you can divide for yourself.
The question to ask any team is who actually handles your file. At McGreevy and Comisar the answer is the two names on the page: Jesse McGreevy works with sellers on pricing and marketing and sets the appointments, and Marc Comisar runs the field, the listing appointments and the buyer side. The team behind them, Domain Realty Group, is the depth behind two principals rather than a substitute for them. The two principals are the ones who earned Top 1% Real Estate Agents Nationally Since 2008, and they are the ones you meet.
The question to ask a solo agent is what happens when they are unavailable. A good solo agent has a good answer. The table lets you weigh both structures on the same record and decide which answer you prefer.
Published production on this page means a closed-sides and dollar-volume figure that RealTrends Verified published for the 2025 sales year under the listing’s own name or the name of the individual behind it, cited to the list it came from. McGreevy and Comisar’s figure is 241 sides and $157.57M; four other rows carry a figure and seven carry none.
Data updated: October 2026 (RealTrends Verified 2026 program, released 10 July 2026, based on 2025 sales data, retrieved 7 October 2026).
RealTrends Verified is a submission-based ranking program: agents and teams submit their production for the prior calendar year, RealTrends classifies them by size, and RealTrends states that it verifies submissions before publishing city, state and national ranks. It is the closest thing the industry has to a public, third-party production record, and it is the only production source this page uses. For Marco Island we read the individuals list, the small-teams list, the medium-teams list and the large-teams list on the data date; the large-teams list for the city returned no team.
Three wrinkles are worth stating. First, RealTrends assigns each agent or team to the city of its submitted office, so McGreevy and Comisar appear on the Bonita Springs lists, ranked 1 there by sides and by volume, while every other figure on this table comes from a Marco Island list. The state ranks are the like-for-like comparison, and they are the ones the table shows for our row. Second, three of the four competitor figures belong to an individual agent whose name matches or sits behind the listing, not to the listing itself, and the cells say so. Third, the brokerage office listing in row 3 carries no figure of its own, because RealTrends ranks people and teams, not office listings.
An MLS record would be more complete, but it is not public. Members can pull any agent’s closed sides from the Southwest Florida MLS, and a seller interviewing agents is entitled to ask each one for that pull. What a page like this cannot do is publish a competitor’s private MLS production and call it a ranking, so it does not.
McGreevy and Comisar’s Google Business Profile carried 79 reviews at a 4.9 rating on 7 October 2026, and the three quotations below are client review text from that profile, quoted word for word with nothing changed. This page quotes no review from any other profile and counts none beyond the dated numbers in the table above.
Data updated: October 2026 (McGreevy and Comisar Google Business Profile, CID 14023824600866387372, retrieved 7 October 2026).
McGreevy and Comisar is a top-reviewed Marco Island realtor team, Top 1% Real Estate Agents Nationally Since 2008, with a long record of genuine five star client reviews on Google.
★★★★★ “A total pleasure to work with in every aspect of our home selling process, Marc Comisar is THE consummate professional. His friendly personality coupled with his ability to identity and address every detail is irreproachable. He and his company successfully marketed and sold a home for us in the past as well as doing the same for several properties our family members owned. In my view he is THE ONLY Realtor to handle our real estate needs. AWESOME experience!” Verified Google review
★★★★★ “Best realtor experience ever! We were out of own buyers coming in for the weekend to look for a new home, Marc was extremely organized in taking us to see a number of houses and shuffling the schedule, as we arrived early, to make the best use of our time. He was extremely helpful in negotiating what we thought was a great deal on the new home that we purchased that same weekend. Beyond that he was kind enough to take some measurements at the house for us weeks later to keep us from making a trip back to town before the closing. We will most definitely be using this realtor again if the need arrives in the future.” Verified Google review
★★★★★ “Jesse listened to what we were looking for and found us exactly what we wanted. Jesse was always available to answer any questions and helped us through the entire process.” Verified Google review

This page is published by McGreevy and Comisar of Domain Realty; rankings reflect the criteria stated above on the data date shown.
There is no official ranking, so this page compares 12 Marco Island agents and teams on public records dated 7 October 2026: Google reviews, state licence records, corporation filings and RealTrends Verified production. McGreevy and Comisar publish their own row on the same terms, with 241 RealTrends Verified sides and $157.57M in 2025.
Sixty to ninety days before you want to list. Marco Island homes that sold in the 12 months to 7 October 2026 took a median 77 days on market per the Southwest Florida MLS, and condominium buyers expect the inspection and reserve documents up front, so talk to McGreevy and Comisar about pricing and paperwork a full quarter ahead.
Modestly overall, and it depends on the product. The median Marco Island sale in the 12 months to 7 October 2026 was $1,000,000 against $1,050,000 a year earlier, per the Southwest Florida MLS, while sales rose from 798 to 891. Condominium sales rose 21.3 percent at a median of $625,000; single-family held near $1,550,000.
Yes. Under Sections 553.899 and 718.112, Florida Statutes, condominium buildings three habitable stories or higher need milestone inspections from age 30 and structural integrity reserve studies at least every 10 years, and the results drive budgets and special assessments. McGreevy and Comisar ask for both summaries before a buyer’s inspection period ends.
Most tested addresses are. Of 116 Marco Island building address points tested against FEMA’s flood maps effective 8 February 2024, 108 read Zone AE and 8 read Zone X, with Zone VE mapped near many Gulf-front points. The zone for a specific structure comes from its elevation certificate, which McGreevy and Comisar request on every house.
You need an agent who knows the island’s comparables, wherever the office is. Of 891 Marco Island sales in the 12 months to 7 October 2026, 94 closed at $3 million or more. McGreevy and Comisar alone have over $900 million in Sales and price from the closed sales on your street or in your building.
It depends on the listing agreement you signed: its term, its termination clause and any protection period decide what happens if you part ways. Read those three sections before you sign, ask for them in plain words, and get any early-release terms in writing. McGreevy and Comisar walk every seller through their own agreement before signature.
Each list uses its own yardstick, such as reviews on one platform, a referral network’s own data, or, for RealTrends Verified, submitted and verified production by city. The lists disagree because the yardsticks differ. This page states its criteria, its selection rule and its data date, 7 October 2026, so a reader can check every cell.
Start with the public record rather than the advertising: the Florida DBPR licence lookup for status and brokerage, the Google Business Profile for dated reviews, and RealTrends Verified for published production. Then interview two or three agents whose records fit your move and ask each for a closed-sales pull. McGreevy and Comisar built this page for that.
The National Association of Realtors publishes ten questions for each side: how long you have been licensed, whether you are a Realtor bound by the Code of Ethics, which neighborhoods you work most, and whether I can speak to recent clients. On Marco Island add one more: how you read condominium inspection and reserve reports.
Go to the Florida Department of Business and Professional Regulation licence portal, search by name or by licence number, and open the record. It shows licence type, status, the original licence date, the expiry, the brokerage of record and any discipline. Jesse McGreevy is SL3101296 and Marc Comisar is BK3060671, both Current and Active with Domain Realty.
Under Chapter 475, Florida Statutes, a broker may operate a brokerage and hold escrow; a sales associate performs the same services under a broker’s direction; and a broker associate holds a broker licence but works under another broker. Marc Comisar is a broker associate and Jesse McGreevy a sales associate, both under Domain Realty, the brokerage Jesse co-founded in 2015.
A team is a group of individually licensed associates working under one brokerage and advertising under a shared name. Florida Administrative Code Rule 61J2-10.026 requires the brokerage name in team advertising and bars the team name from being printed larger than the brokerage name. McGreevy and Comisar advertise as McGreevy and Comisar, Domain Realty, for that reason.
No. Under Section 475.278, Florida Statutes, every licensee is presumed to be a transaction broker, a limited form of representation, unless a single-agent or no-brokerage relationship is established in writing. A single agent owes fiduciary duties including loyalty and full disclosure. Ask any Marco Island agent, McGreevy and Comisar included, which relationship is on offer and get it in writing.
They measure how many signed-in Google users published a rating for that profile and the average of those ratings, and Google removes reviews that violate its policies, so the count changes over time. A count does not measure closings, licence history or price tier, which is why this page dates every count and sets it beside the state record.
Because only one Marco Island-addressed agent profile carried more than 50 Google reviews on 7 October 2026, so a 50 floor would have compared two rows. McGreevy and Comisar set the Marco Island floor at 10 before the cut, 29 profiles cleared it, and the 11 with the most reviews made the table.
RealTrends Verified assigns every agent and team to the city of its submitted office, and McGreevy and Comisar submit from the Bonita Springs headquarters, where the 2026 program ranks them #1 by sides and by volume. Their Florida ranks, 5 by sides and 11 by volume among large teams, are the like-for-like figures shown in the table.
Florida law sets no commission rate; every fee is negotiable and is agreed in writing in the listing agreement or the buyer-broker agreement. Since 17 August 2024, under the NAR settlement practice changes summarised by Florida Realtors, a buyer signs a written agreement stating the buyer agent’s compensation before touring. Ask McGreevy and Comisar for the written terms first.
Per Florida Realtors’ summary of the NAR settlement, since 17 August 2024 MLS participants working with a buyer must sign a written buyer-broker agreement before the buyer tours a home, and that agreement must specifically and conspicuously disclose the compensation. Offers of compensation are no longer published in the MLS. McGreevy and Comisar put the terms in writing first.
Florida does not require one; a buyer may work with a listing agent as a customer. Most buyers use their own agent because the listing agent represents the seller, and a buyer’s agent reads the condominium budget, the inspection reports, the flood zone and the insurance quote before the inspection period ends. McGreevy and Comisar represent buyers in writing.
No. The City of Marco Island, incorporated in 1997, covers the island in ZIP 34145. Goodland, Isles of Capri and Hammock Bay at Marco Shores are neighbouring Collier County communities outside the city, with different ZIP codes and county rather than city government. McGreevy and Comisar’s table counts only agents addressed inside 34145.
No. Marco Island is its own city in Collier County, incorporated in 1997, with a seven-member city council and its own police department, while Naples is a separate city to the north. Both sit in the Naples-Immokalee-Marco Island metro area. Our Naples vs Marco Island comparison sets the two side by side for buyers.
The public record does not favour either. The DBPR record shows the individual licence and the brokerage of record whatever the sign says, and Google reviews attach to the listing, not the office address; the table shows the same criteria for both. McGreevy and Comisar work Marco Island from Bonita Springs, and the table says so plainly.
Every figure on this page carries a publisher and a retrieval date. Facts about the other rows come from four public sources only, the Florida DBPR licensee portal, the Florida Division of Corporations, the listing’s own Google Business Profile as displayed on Google Maps and in Google’s local results, and RealTrends Verified, and the record ids for each row are in the table’s final column. No competitor website is linked, no aggregator profile is linked or quoted, and no review left for anyone other than McGreevy and Comisar is quoted, counted or paraphrased. Market figures come from the Southwest Florida MLS (Matrix), which is a members-only system and is cited as plain text.
This page is refreshed quarterly, with every row of the table re-pulled on a single data date so that every column carries the same date. Data date of this version: 7 October 2026.
