Naples vs Marco Island is the choice between a large mainland city with every price point and a barrier island city, half of it water, where nearly half of all sales now close at $1 million or more. Both sit in Collier County, about 20 miles apart by road.

We wrote this comparison because it is one of the most common questions buyers bring us once they have narrowed Southwest Florida to Collier County. Jesse McGreevy and Marc Comisar bring over 45 years of combined direct experience in the region. Medians include single-family homes, villas and condominiums together. Naples here means the 14 residential zip codes used in our Naples zip codes guide, which reach well beyond the City of Naples into unincorporated Collier County.

Is Marco Island more expensive than Naples?

Yes, on the typical sale. Marco Island's median of $995,000 compares with $615,000 across Naples, and 49.6% of Marco sales closed at $1 million or more against 27.8% in Naples. Only 19% of Marco sales came in under $500,000, mostly older condominiums, compared with 36.9% in Naples.

Data updated: September 2026 (SWFL MLS, retrieved 29 Sep 2026)

The top of both markets is deep. Naples recorded 653 sales at $3 million or more, and Marco recorded 96, which is 10.7% of everything that sold on the island. Marco's highest sale of the year closed at $11,900,000, a waterfront estate home.

The comparison changes once you match like with like. The most expensive Naples zip, 34102 in Olde Naples and Port Royal, posted a $2,350,000 median, far above Marco. A Gulf-front condo in Pelican Bay or Park Shore is the fairer comparison for a high-rise on Marco's Collier Boulevard beach.

Which market sells faster, Naples or Marco Island?

Naples sold faster, at a median of 68 days on market against 80 on Marco Island over the year to September 29, 2026. Supply was nearly identical, 5.2 months in Naples and 5.4 on Marco, so neither side of the market held a clear upper hand in either place.

Data updated: September 2026 (SWFL MLS, retrieved 29 Sep 2026)

The slower Marco pace follows the product. Waterfront estates and custom canal homes take longer to price and to sell than inland villas, and Naples has thousands of those faster-moving mid-priced homes. Within Naples, the downtown beach zips moved at 96 days, slower than Marco.

For a seller, the practical point is that pricing matters more than the address. For a buyer, five months of supply in both markets means room to negotiate on homes that have sat, especially at the upper end where the pool of buyers is smaller.

What is daily life like on Marco Island compared with Naples?

Marco Island is a boating and beach community first. Most of its homes sit on canals with direct or indirect Gulf access, and the island has its own beaches, marinas and a compact shopping corridor along Collier Boulevard. Naples offers far more restaurants, shopping, clubs, schools and medical care, spread across a much larger area.

On Marco, the main residential areas include the Estates section, Tigertail and the Hideaway Beach and Cape Marco enclaves, with high-rise condominiums lining the south beach. Residents lean on Tigertail Beach, Residents' Beach and Mackle Park, and many make regular trips into Naples for specialty shopping and appointments. Our Marco Island community guide covers the island neighborhood by neighborhood.

Naples gives you range: the walkable streets of Olde Naples near Fifth Avenue South, the Gulf-front towers of Park Shore and Pelican Bay, and the private golf corridor between US 41 and I-75. The Naples community guide and our list of things to do in Naples show how much sits within a short drive.

How do taxes, flood insurance and access differ?

Marco Island is an incorporated city, formed by voter approval in 1997, so its homes carry a city millage line that most Naples addresses in unincorporated Collier County do not. Flood insurance discounts are the same in both: Marco, the City of Naples and unincorporated Collier all hold Community Rating System Class 5, a 25% discount inside the flood zone.

Two local details are worth knowing before you buy on the island. In August 2026 Marco voters approved, by a single vote, a general obligation bond of about $23 million to replace the Caxambas and Goldenrod bridges and repave roughly 30 miles of streets, which adds to future tax bills. And the island has no hospital emergency room, so emergency care means a drive to the mainland.

Access is the other difference. Marco connects to the mainland by the S.S. Jolley Bridge on Collier Boulevard and a second bridge at Goodland, and the drive into central Naples runs noticeably longer in winter traffic. Our Collier County real estate guide compares every city in the county on millage and flood discount.

Should you buy in Naples or on Marco Island?

Choose Marco Island if your day revolves around a boat, the beach and a quieter island rhythm, and your budget sits near or above $1 million. Choose Naples if you want the widest choice of homes and prices, shorter drives to schools, clubs and medical care, and a market with roughly ten times the sales activity.

Many of our clients compare three places, not two. If Bonita Springs is also on your list, our comparisons of Bonita Springs vs Marco Island and Bonita Springs vs Naples use the same questions, and Estero vs Naples covers the mainland alternative just to the north.

Whichever you lean toward, tour both in the same week and at the same hours, including the bridge traffic on a winter afternoon. The trade-offs show up quickly when you drive them. Jesse McGreevy and Marc Comisar have ranked among the Top 1% Real Estate Agents Nationally Since 2008, with over $900 million in personal sales.

Frequently Asked Questions

Is Marco Island part of Naples?

No. Marco Island is its own city, incorporated in 1997, with its own zip code, 34145, and its own city government. It sits in Collier County about 20 miles south of downtown Naples. Isles of Capri, the small island community on the drive to Marco, uses a Naples address in 34113.

What is the median home price on Marco Island?

The median sold price on Marco Island was $995,000 across 899 closed residential sales in the 12 months to September 29, 2026, based on SWFL MLS data. Nearly half of those sales, 49.6%, closed at $1 million or more, and 19% closed under $500,000, mostly condominiums.

Is it cheaper to live in Naples or Marco Island?

Naples is usually cheaper to buy into. Its median sale was $615,000 against $995,000 on Marco over the year to September 2026, and 36.9% of Naples sales closed under $500,000. The most expensive Naples beach neighborhoods, such as Port Royal and Olde Naples, still cost far more than Marco.

How do you get to Marco Island from Naples?

Most drivers take Collier Boulevard, State Road 951, south from US 41 and cross the S.S. Jolley Bridge onto the island. A second route crosses at Goodland on the island's east side. The drive from central Naples is about 20 miles and takes longer in the winter season, so plan around peak traffic.

Do Naples and Marco Island have the same flood insurance discount?

Yes. Marco Island, the City of Naples and unincorporated Collier County all hold Community Rating System Class 5 under FEMA's program, which is worth a 25% discount on flood insurance for properties inside the flood zone. Premiums still vary by elevation, construction and exact location.
