Ville de Marco is a 164-unit pair of waterfront condominiums from 1969 to 1974 on Edington Place, at the edge of Olde Marco, inside the City of Marco Island, Florida, in Collier County. It is one of the oldest condominium addresses on the island and one of the lower-priced ways to own on the water there, at a 12-month median of $404,950. If you are deciding who should sell or buy here, our comparison of the best real estate agents in Marco Island shows how local agents stack up on the public record, and our Olde Marco guide covers the historic village next door.
Ville de Marco is two separately recorded condominiums that share one name, one street and one Southwest Florida MLS label: the 92-unit Ville de Marco Condominium at 1215 Edington Place, built 1969 to 1970, and the 72-unit Ville de Marco West at 1200 to 1208 Edington Place, built 1973, both on the water at the mouth of Collier Creek.
Everything on this page is built from the Collier County roll, the state condominium register, the Florida Division of Corporations, the Southwest Florida MLS pulled on 2026-10-07, federal flood and storm records, Florida statute text, and the West association’s own published pages and forms. Where a fact is not public, we say so and name the document that settles it.
Ville de Marco is at the north end of the island, where Edington Place meets the water beside the historic village the City and local press call Olde Marco. The Ville de Marco West association describes its setting in its own words: “walk to the shops and restaurants in Olde Marco,” with water views from every one of its 72 units (Ville de Marco West, about). A 2020 Coastal Breeze News report places the West buildings “on the Marco River at the mouth of Collier Creek, which feeds Collier Bay” (Coastal Breeze News, 2020-05-28). The U.S. Census Bureau geocoder places 1215 Edington Place at latitude 25.97237, longitude -81.73115 (Census geocoder). Riverside Club and Pier 81 are its nearest large condominium neighbours on Bald Eagle Drive, about half a mile by road.

The two condominiums are governed separately. The Florida Department of Business and Professional Regulation (DBPR) keeps two project records: VILLE DE MARCO, 100 units, managed in care of Volhr Corporation at 1000 N Collier Blvd, and VILLE DE MARCO WEST CONDO, 72 units, at 1200 to 1208 Edington Place (DBPR condominium public records). The Division of Corporations lists Ville de Marco Condominium Association, Inc., document 737887, and Ville de Marco West, A Condominium, Inc., document 737980, both Active. Buyers should know which of the two a unit belongs to before they read a single rule, because each has its own declaration, budget, rules and approval process.
The Southwest Florida MLS files both under one condominium name, VILLE DE MARCO, so the market figures on this page cover both. Two closings at West addresses were filed under other names: a two-bedroom at 1208 Edington Place (unit E102) that closed at $460,000 on 2022-12-13 under “Villa del Mare of Marco Island,” a condominium DBPR records at 816 to 818 Elkcam Circle, and a two-bedroom at 1206 Edington Place (unit D304) that closed at $380,000 on 2025-07-31 under the generic “Marco Island.” We count both here because the county roll places both addresses in Ville de Marco West, which brings the 60-month record to 54 closings.

Ville de Marco suits a buyer who wants a small, older, lock-and-leave condominium on the water within walking distance of Olde Marco’s marinas and restaurants, at a price well under the island’s Gulf-front towers. It does not suit a buyer with a pet at the West, or one who wants a new building, a gym or a Gulf beach at the door.
The sales record describes the buyer by what the property offers. At 1215 Edington Place, 67 of the 92 unit parcels are 570 square feet on the county roll, so most sales there are one-bedroom flats under $350,000. At the West, 64 of 72 units are 1,000 square foot two-bedrooms and eight are 1,478 square foot three-bedrooms, the largest units in the complex. In our reading of the sales and the rules, that mix draws three kinds of buyer: second-home owners who use the unit part of the year, owners who rent within each association’s approval rules when they are away, and boaters and anglers who want the water and Olde Marco’s marinas close by.
What Ville de Marco gives you is water, a walkable village and a price point. In the 12 months to 2026-10-07 the median Ville de Marco sale was $404,950 (Southwest Florida MLS), against a City of Marco Island where the Census Bureau’s 2020 to 2024 American Community Survey puts the median value of an owner-occupied home at $896,300 (U.S. Census QuickFacts, Marco Island city). What you give up is age and size: these buildings date from 1969 to 1974, the units are compact, and the Gulf beaches are a short drive away rather than a walk.
We tracked every Ville de Marco closing on the Southwest Florida MLS for the five years to 2026-10-07, 54 closings in all, and read them against the qualified recorded sales the Collier County roll data holds for both condominiums. Three things stood out. The building you buy in decides the price more than the year you buy in: the West’s two-bedrooms and the 1215 one-bedrooms are almost two separate markets. Every one of the ten county-qualified sales in the 12 months to 2026-08-24 matches an MLS closing price exactly. And the combined units at 1215, two 570 square foot flats joined into one 1,140 square foot home, are where today’s asking prices run furthest ahead of what has actually sold.
Ville de Marco is a two-association complex at the edge of Olde Marco on Marco Island, and the first fact a buyer or seller needs is which association a unit belongs to. Ville de Marco recorded 16 closings on the Southwest Florida MLS in the 12 months to 2026-10-07, at a median of $404,950, from $240,000 to $820,000, with $6,618,900 in total volume. The median sale closed at 93.6 percent of its final asking price after 68 days on the market.

The 12-month, 16-sale median is the mean of the middle pair, $395,000 and $414,900. Price per square foot is the median of each sale’s own price divided by its living area. Two of the 16 sales were entered after closing and were not marketed through the MLS (a $465,000 two-bedroom at 1208 Edington Place in July 2026 and a $415,000 two-bedroom at 1202 in January 2026); they count in the closings, medians, range and volume, and are left out only of the days-on-market and sale-to-list figures, which is why those two lines carry 14 sales.

Square footage is the MLS living area, which matches the county roll for every unit in the table. The 750 square foot units at 1215 are two-bedroom, one-bath flats; the 1,000 square foot West units are two-bedroom, two-bath.
The Collier County roll data holds 10 qualified recorded sales for the two condominiums in the 12 months to 2026-08-24, at a median of $405,000, from $240,000 to $820,000. All ten prices match an MLS closing in the table above, unit for unit. Of the other six MLS closings, two closed after the county file’s cutoff (on 2026-08-25 and 2026-09-04) and four, three of them from late July and August 2026 and one from January 2026, do not appear among the county’s qualified deeds in that file. A qualified sale is the county’s own record of an arm’s-length deed; deed dates often run a few days to a few weeks ahead of the MLS closing date, so the two windows never line up exactly. The county file holds 306 qualified sales for the two condominiums in all, a count of what the file contains rather than a claim of every sale ever recorded.
The median Ville de Marco seller in the last 12 months accepted about 6.4 percent less than the final asking price, and only one of the 14 marketed sales closed at its full final ask (a West two-bedroom at 1202 Edington Place, $520,000, in June 2026). Days on market ran from 5 to 305. The fastest sales were priced at or under the recent sales of the same floor plan; the slowest were 1215 units listed well above them.
A $580,000 gap separates the cheapest and the dearest Ville de Marco sales of the last year, and almost all of it is floor plan: the $240,000 sale was a 570 square foot one-bedroom at 1215 and the $820,000 sale was a 1,478 square foot three-bedroom in the West’s C building. Measured per square foot, the two halves of the complex sold within a few dollars of each other, about $473 at 1215 and about $475 at the West. That tells a seller the market values space and water at Ville de Marco at roughly the same rate on both sides of Edington Place.
Ville de Marco prices have held in a narrow band over five years: the median of all 54 closings in the 60 months to 2026-10-07 is $414,950, almost the same as the 12-month median of $404,950. What moves the yearly median is which building sold, not a change in what a given unit is worth.

The 12-month window is the first with 10 or more closings, so it leads every figure on this page. Two sales in each window from 24 months up were entered after closing; they are counted in the closings and prices and left out of days on market and sale to list. The 60-month volume was $24,112,900.

| 2026 (to 2026-10-07) | 14 | 8 | $414,950 | $240,000 to $820,000 |
Every year here holds fewer than ten sales except 2024, 2025 and 2026, so read the yearly medians as the median of those few sales, not as a price index.
The 2023 median of $575,000 looks like a peak, but all eight 2023 sales were West units, which are larger. The 2024 median of $380,000 looks like a drop, but eight of its eleven sales were 1215 one-bedrooms. Holding the floor plan steady tells the real story: the 1,000 square foot West two-bedrooms sold at a median of $475,000 across 25 sales in the 60 months to 2026-10-07, and at a median of $470,000 across 8 sales in the last 12 months.
On 2026-10-07 eight Ville de Marco units were listed for sale on the Southwest Florida MLS, all at 1215 Edington Place, asking from $229,000 to $794,900 with a median ask of $337,000. No West unit was listed and no Ville de Marco sale was pending that day.

|---|---|---|---|---|---|
| L3 and L4, combined | 1,140 | 2 and 2 | $794,900 | 267 | $19,536 |
| J1 and J2, combined | 1,140 | 2 and 2 | $639,000 | 320 | $19,560 |

| M3 | 570 | 1 and 1 | $229,000 | 121 | $11,220 |
Sixteen closings in 12 months is a pace of about 1.3 sales a month. Eight listings divided by that pace is about 6.0 months of supply, which is balanced to slightly buyer-leaning. The picture differs by building: the 1215 side carried all eight listings against seven sales in the year, while the West had no listings and nine sales.
The three combined 1,140 square foot units ask $624,900 to $794,900. The only 1,140 square foot Ville de Marco closing in the last five years was the O1 and O2 combination, which sold for $459,000 on 2024-06-28 (Southwest Florida MLS). Among the single 570 square foot flats, the J3 listing at $395,000 sits $95,000 above the best 12-month sale of that size ($300,000, L1, April 2026), while M2, M3 and N5 ask $229,000 to $249,900, inside the range that actually closed. Five of the eight listings had been on the market for more than 120 days on 2026-10-07. A seller here should price to the closed sales of the same floor plan, not to the active list.
Ville de Marco has five unit sizes on the Collier County roll: 570, 750 and 1,140 square feet at 1215 Edington Place and 1,000 and 1,478 square feet at Ville de Marco West. The 570 square foot one-bedroom is the most common unit in the complex, with 67 of the 164 parcels.

Source: Collier County Property Appraiser roll data files dated 2026-08-29. The eight 1,140 square foot parcels and the eight parcels with no building record at 1215 follow the pattern of units combined from two flats, which the MLS lists under paired unit numbers such as J1 and J2; that is our reading of the roll, and the declaration and the association’s records settle it for any one unit.
| Floor plan | Sales | Median of these sales | Range |
|---|---|---|---|
| 570 sq ft, one bedroom (1215) | 4 | $272,500 | $240,000 to $300,000 |
| 750 sq ft, two bedroom, one bath (1215) | 3 | $355,000 | $295,000 to $414,900 |
| 1,000 sq ft, two bedroom, two bath (West) | 8 | $470,000 | $390,000 to $520,000 |
| 1,478 sq ft, three bedroom (West C) | 1 | $820,000 | one sale |
Every floor plan here has fewer than ten sales, so each median is the median of those few sales. Over 60 months the samples are larger: 19 sales of the 570 square foot flat at a median of $300,000 ($200,000 to $427,000), 25 sales of the 1,000 square foot West two-bedroom at a median of $475,000 ($375,000 to $750,000), and 5 sales of the 1,478 square foot West three-bedroom at a median of $725,000 ($630,000 to $1,040,000).
The West’s unit numbers carry the floor: 101 to 104 on the first floor up to 401 to 404 on the fourth, with two units a floor in the C building (Collier County Public Schools address file). In the last 12 months the two top-floor West two-bedrooms that sold (A404 and B401) closed at $390,000 and $415,000, below first-floor sales at $475,000 (D101), $489,000 (E101) and $520,000 (B103). With eight sales, condition and view explain more than floor does; nothing in the record shows a reliable top-floor premium here.
The one-bedroom 570 square foot flat at 1215 is the entry point to waterfront condominium ownership in Olde Marco, at a 12-month median of $272,500 across four sales. The West two-bedroom costs about $200,000 more at the 12-month medians ($470,000 against $272,500) for 430 more square feet, a second bathroom and a four-story building with its own management office. Which suits you depends on how many people stay, whether you need to rent, and which association’s rules fit you.

Ville de Marco was registered with the state as a condominium project in 1968, and its 1215 Edington Place buildings carry 1969 and 1970 roll years, which makes it one of the oldest condominium addresses on Marco Island. Ville de Marco West followed, with 1973 roll years and a 1977 state registration, under its own association.
The island Ville de Marco was built on was being remade at the time. Federal court records describe the Deltona Corporation’s 1964 purchase of a 10,000 acre parcel on the Florida Gulf coast for $7,500,000, with a master plan for Marco Island of more than 12,000 single-family tracts, numerous multifamily sites, marinas and beaches (Deltona Corp. v. United States, 657 F.2d 1184). Who developed Ville de Marco itself is not stated in any public record we read; the recorded declarations name the original developer and are the place to confirm it.
The county roll carries 92 unit parcels under VILLE DE MARCO CONDOMINIUM, all at 1215 Edington Place, and 72 under VILLE DE MARCO WEST A CONDOMINIUM at 1200, 1202, 1204, 1206 and 1208 Edington Place. Every one of the 164 parcels is coded as a condominium unit. Among the 51 condominiums in our Marco Island research set, only Sunset House and Seabreeze share Ville de Marco’s 1969 roll year, and only the multi-building South Seas complex shows an earlier one.
DBPR’s public condominium extract lists VILLE DE MARCO as project PR1S016209, file 61118, 100 units, street 1227 Edington Place, with a date of 1968-06-08, managed in care of Volhr Corporation; and VILLE DE MARCO WEST CONDO as project PR1S006127, file 56958, 72 units, 1200 to 1208 Edington Place, dated 1977-02-02 (DBPR condominium extract). DBPR’s date is the register’s project date, not a completion date. The register shows 100 units for Ville de Marco where the county roll shows 92 parcels; the declaration and its amendments settle the true count, including any units combined since the building opened.
The Florida Division of Corporations lists VILLE DE MARCO CONDOMINIUM ASSOCIATION, INC., document 737887, Active, with a principal address at 1227 Edington Place, and VILLE DE MARCO WEST, A CONDOMINIUM, INC., document 737980, Active, with a principal address at 1206 Edington Place (Florida Division of Corporations). The same search shows an unrelated, inactive company that uses the Ville de Marco name; it is not an association.
Neither association posts its recorded declaration of condominium on a public website we could find, and the book and page of each original declaration and its amendments are not stated in any source we read. Both are recorded in the Collier County Official Records and can be searched by name at the Collier County Clerk of Courts records search. Under Florida law the seller must give a buyer current copies of the declaration, articles, bylaws and rules (Fla. Stat. 718.503).
Ville de Marco West runs an on-site management office at 1206 Edington Place, open Monday to Friday from 9:00 a.m. to 1:00 p.m., reachable at (239) 394-3099 or [email protected] (Ville de Marco West, contact). For Ville de Marco at 1215, DBPR lists the managing entity in care of Volhr Corporation, 1000 N Collier Blvd, Suite 9, Marco Island. Estoppel certificates, budgets and rules come from these offices.
Ville de Marco is two building types on one waterfront block of Edington Place: lettered low-rise buildings at 1215, labelled A to O with mostly 570 square foot flats, and five four-story buildings at Ville de Marco West, labelled A to E, with 1,000 and 1,478 square foot units and water views from every unit.
The Collier County Public Schools address file lists 98 addresses at 1215 Edington Place, in fifteen lettered groups, A through O, numbered 1 to 8 in most letters and 1 to 4 in a few (CCPS address lookup). Listing agents entered “Low Rise (1-3)” as the building design on most 1215 sales and “Mid Rise (4-7)” on one, so the MLS does not settle the story count. The City of Marco Island’s building layer maps the 1215 residential buildings at two floors, about 20 feet, and that count matters for the milestone and reserve-study rules described below.
The West’s unit numbers carry the floor, from 101 on the first floor to 404 on the fourth: buildings A (1200), B (1202), D (1206) and E (1208) hold four units a floor and 16 units each, and building C (1204) holds two units a floor and 8 three-bedroom units. Listing agents entered “Mid Rise (4-7)” for every West sale. The association says the buildings were “Built in the early 70’s” and that “All 72 units boast water views from their balconies and patios” (Ville de Marco West, about).
Coastal Breeze News reported in May 2020 that Hurricane Irma’s surge in September 2017 cost Ville de Marco West about 150 feet of seawall and washed the ground from under one building, exposing its pilings and leaving it uninhabitable while utilities were disconnected. An engineer found the building structurally sound on its driven concrete piling foundation. The repair, a new interlocking steel sheet seawall with sheets of 47 to 53 feet, a concrete cap and more than 7,000 cubic yards of fill under the building, began nine months after the storm, and the article put the whole recovery at about two years and eight months (Coastal Breeze News). The article does not state the cost or any special assessment; the association’s minutes and financial statements for those years hold that.
Ville de Marco West lists a temperature-controlled pool, laundry facilities, a fishing and observation dock, barbecue grills with a seating area, privately owned docks and privately owned covered parking. Ville de Marco at 1215 does not publish an amenity list we could find, so its amenities are confirmed only in its own documents (Ville de Marco West, about).
The West association’s 2022 guidelines ask residents and guests to shower before swimming, keep drinks poolside in plastic containers, keep food off the pool deck and cover the pool furniture fully with beach towels (Ville de Marco West, lease application and guidelines). The same page asks owners to turn off the unit’s main water valve whenever it will be empty for 24 hours or more, a habit worth keeping in any 1970s building.
The West describes its covered parking spaces and its docks as “Privately Owned,” and lists laundry facilities and a “Fishing and Observation Dock” among the shared amenities (Ville de Marco West, about). Whether a parking space or a dock conveys with a particular unit, and on what terms, is set by the declaration and the deed, so a buyer confirms it unit by unit.
Ville de Marco West takes cable television and internet through a bulk service agreement with Summit Broadband, which the association says includes the basic channel tier and an HD gateway (Ville de Marco West, cable and internet). A bulk agreement is usually paid through the association’s budget, so the current budget shows what each unit pays for it.
Ville de Marco sits at the mouth of Collier Creek on the Marco River, which Coastal Breeze News describes as an access point serving roughly 35 to 40 percent of the island’s boat traffic. The West lists privately owned docks and a fishing dock; dock counts, sizes and terms are not published by either association.
NOAA’s United States Coast Pilot describes the Big Marco River as giving a through passage behind Cape Romano with a midchannel controlling depth of about 4 feet and numerous reports of shoaling, and advises boats drawing 2 feet or more to use caution and local knowledge. It describes Big Marco Pass as completely closed off by a barrier island, with boaters using Capri Pass to reach the inland waters, and notes a special anchorage on the south side of the river at Old Marco Village (NOAA Coast Pilot 5, chapter 4). The fixed bridges that carry Collier Boulevard and San Marco Road off the island have a charted clearance of 55 feet.
Florida’s manatee protection rule for Collier County sets idle speed in the waters of Collier Bay and associated waters and slow speed on parts of the Marco River, with the exact lines drawn in the rule text (Fla. Admin. Code 68C-22.023). A buyer who plans to keep a boat at Ville de Marco should read the zone lines for Collier Creek and the river before choosing a boat.
Rose Marina at 951 Bald Eagle Drive is about 0.9 miles by road, and the Marina at Factory Bay, a private recreational marina in Olde Marco, is within the village (The Marina at Factory Bay). For buyers who want a larger slip than a condominium dock can offer, these are the nearest alternatives.
Ville de Marco condo fees, as entered by listing agents on the Southwest Florida MLS, ran about $10,500 to $11,200 a year for a 570 square foot unit at 1215 and about $13,100 to $14,300 a year for a 1,000 square foot West two-bedroom on sales and listings from the last 12 months. Neither association publishes its budget online.
Data updated: October 2026. Southwest Florida MLS listing-entered fee fields, pulled 2026-10-07.
| Unit type | Sales and listings with a fee entry | Annual recurring fees as entered | Monthly equivalent |
|---|---|---|---|
| 570 sq ft, 1215 (closed, 12 months) | 4 | $10,548 to $10,872 | about $879 to $906 |
| 570 sq ft, 1215 (active, 2026-10-07) | 5 | $10,868 to $11,220 | about $906 to $935 |
| 750 sq ft, 1215 (closed, 12 months) | 3 | $13,280 to $14,076 | about $1,107 to $1,173 |
| 1,140 sq ft combined, 1215 (active) | 3 | $19,536 to $19,560 | about $1,628 to $1,630 |
| 1,000 sq ft, West (closed, 12 months) | 6 | $13,080 to $14,296 | about $1,090 to $1,191 |
| 1,478 sq ft, West C (closed, 12 months) | 1 | $24,144 | about $2,012 |
These are figures listing agents typed into the MLS, not the associations’ budgets, and they may include or leave out items such as special assessments. The two West sales entered after closing carry no fee entry. Application fees entered on the 12-month sales ranged from $100 to $300, and three West sales also carried a $100 transfer fee entry.
The only inclusion either association states publicly is the West’s bulk cable television and internet agreement with Summit Broadband. Everything else a fee may cover, such as building insurance, water and sewer, trash, reserves, grounds and the pool, is set out in each association’s annual budget, which a seller must give a buyer under Fla. Stat. 718.503. Ask for the current budget and the estoppel certificate before you rely on any number in the table.

At the 12-month floor-plan medians, the fee is a large share of the price: about $10,868 a year on a $272,500 one-bedroom is about 4.0 percent of the price each year, and about $14,292 a year on a $470,000 West two-bedroom is about 3.0 percent. Fees that size against a modest price are why buyers at Ville de Marco should judge a unit on its total monthly cost, not its price alone, and why a seller’s pricing has to leave room for them.
Owning at Ville de Marco means paying the association fee plus Collier County property tax at about 8.95 mills on taxable value, your own HO-6 and flood policies, and one-time costs at purchase: the association’s application fee, a closing paid largely by the buyer in Collier County, and any special assessment the building levies.
A Marco Island parcel inside the City paid 8.9535 mills for tax year 2025 across the confirmed levies: Collier County 3.0107, water pollution control 0.0246, Conservation Collier 0.2096, schools 4.2490, South Florida Water Management District with Big Cypress Basin 0.1926, and the City of Marco Island 1.2670, per the Florida Department of Revenue’s adopted levy table (Florida DOR, Collier levies 2025-26). The Collier Mosquito Control District levy is added on the bill; its 2025 rate is not stated in the sources we read. A homestead owner takes the $25,000 exemption plus up to $25,722 more on non-school levies for 2025 (Florida DOR) and the Save Our Homes cap of 3 percent a year (Fla. Stat. 193.155); a second-home owner’s non-school assessed value is capped at a 10 percent annual rise (Fla. Stat. 193.1554). Both caps reset to market value after a sale, so budget for the tax on your purchase price, not the seller’s bill. A proposed constitutional amendment on the November 3, 2026 ballot would change the homestead exemption and lower the non-homestead cap; it is a proposal until voters decide.
Listing agents entered association application fees of $100 to $300 on the last 12 months of Ville de Marco sales. Ville de Marco West charges a non-refundable $100 fee on each lease application for a stay under six months (West lease application). Ask each association for its current purchase-approval and lease-approval fee schedule; neither publishes one online.
Every Ville de Marco sale needs an estoppel certificate from the association stating what the unit owes. Florida caps the fee at $250, plus $100 for expedited delivery and $150 more if the account is delinquent, under Fla. Stat. 718.116. Order it as soon as the contract is signed.
In Collier County the buyer customarily pays for the owner’s title insurance policy and chooses the closing agent, the opposite of neighbouring Lee County; the signed contract controls on every sale (Goodwin Law, owner’s title insurance in Collier and Lee counties). The seller customarily pays the documentary stamp tax on the deed, 70 cents per $100 of price (Fla. Stat. 201.02): $3,325 on a $475,000 sale. A financed buyer pays 35 cents per $100 on the note and mortgage (Fla. Stat. 201.08) and the 2-mill intangible tax on the loan (Fla. Stat. 199.133): on a $380,000 loan that is $1,330 and $760.
Two examples from figures on this page, before insurance and utilities. A 570 square foot one-bedroom at 1215 bought for $300,000 with a listing-entered fee of $10,868 a year: the fee is about $905.67 a month, and tax at 8.9535 mills on an illustrative $300,000 taxable value is $2,686.05 a year, about $223.84 a month, for about $1,129.51 a month. A 1,000 square foot West two-bedroom bought for $475,000 with a fee of $14,292 a year: the fee is $1,191.00 a month, and tax on an illustrative $475,000 taxable value is $4,252.91 a year, about $354.41 a month, for about $1,545.41 a month. Your HO-6 and flood premiums come on top; get quotes on the specific unit before you write an offer.
Ville de Marco West requires board approval of every tenant before arrival, limits units to single-family residential use, bars pets and asks guests to register on arrival, according to its 2022 lease application. Ville de Marco at 1215 does not publish its rules online, so its declaration and rules are read in the disclosure package.
The West’s short-term lease application, revised 2022-08-05, requires both owner and tenant to sign the lease and the application, states that the condominium documents “require that all units are to be used as single family residences only,” and has the applicant agree to abide by the declaration, articles, bylaws and rules (West lease application). It cites Fla. Stat. 718.303, under which tenants and invitees must comply with the condominium documents and the association may sue a tenant for damages or an injunction, and it authorizes the association, once it approves a lease, to act as the owner’s agent to enforce the documents up to eviction.
The association office tells a prospective tenant within 30 days of the application whether it is approved, and the application asks for the names of everyone who will occupy the unit regularly, an emergency contact, the car to be kept on site and whether the applicant is an active-duty service member. The completed form goes to the management office at 1206 Edington Place.
The West board’s June 2022 guidelines ask owners and guests to conserve water, never flush wipes or pour grease down the sink, use the green and yellow containers for recycling without plastic bags, flatten boxes, and take furniture and televisions off site rather than leaving them at the dumpster. They are written as requests, and the recorded rules govern; they show a small, owner-run building that watches its costs closely.
We found no public website for the 1215 Edington Place association and no published rules. Its declaration, bylaws and rules, recorded in Collier County and held by the managing entity, set its approvals, leasing, pet and renovation rules. Florida law gives a buyer the right to those documents before closing and to cancel within the statutory window after receiving them, as the section on buying below explains.
Neither association publishes a renovation policy. City of Marco Island noise rules bar construction work from 7 p.m. to 7 a.m. and on Sundays and holidays, and pile driving from 7 p.m. to 8 a.m. (Marco Island Code of Ordinances). Most condominium declarations also require board approval before work on floors, walls, plumbing or windows; get it in writing before you hire anyone.
Ville de Marco West allows owners to rent their units with board approval: every rental of under six months needs an application, a copy of the lease and a $100 fee filed 30 days before each arrival, and longer leases go through a separate long-term application. Rental rules at 1215 are not published and come from its declaration.
The West’s rental page says each owner rents and manages his or her own unit, the Board must approve each prospective tenant before arrival, an application is needed for every rental period even for returning tenants, and longer stays are handled through the management office (Ville de Marco West, staying at VDMW). The rules and long-term application linked from that page did not open when we checked, so the minimum lease length and any cap on rentals a year are confirmed in the recorded documents.
The City of Marco Island has no enforceable vacation-rental registration program: the City declared its 2022 registration ordinance null and void by Resolution 23-54 on 2023-10-02, after the 2023 state law known as Senate Bill 250 preempted it (City of Marco Island, Resolution 23-54), and state law bars local governments from banning vacation rentals or regulating their duration or frequency under ordinances adopted after June 1, 2011 (Fla. Stat. 509.032). That preemption binds cities and counties, not condominium associations, so each association’s own lease rules still control.
Rentals of six months or less carry Florida sales tax and the Collier County tourist development tax, which the Collier County Tax Collector administers (Collier County Tax Collector). The current county rate is published by the Tax Collector; register before your first booking.
The Marco Island Civic Association’s Residents’ Beach is open to members who own improved property on the island or rent for at least one year, so short-term renters at Ville de Marco use the public beaches instead (Marco Island Civic Association, Residents’ Beach).
Pets are not allowed at Ville de Marco West: its lease application states that “no pets or animals are allowed at Ville de Marco West.” Ville de Marco at 1215 does not publish a pet rule, so a pet owner reads its declaration and rules before making an offer there.
The no-pet statement sits in the West’s lease application, which every short-term tenant signs, and the application binds tenants to the declaration and rules. Read the recorded declaration and current rules to see how the rule applies to owners as well as tenants; we read only the application.
A no-pet rule does not decide a request to keep an assistance animal as a reasonable accommodation for a disability. Florida’s law on emotional support animals in housing sets what documentation a housing provider may ask for (Fla. Stat. 760.27). An owner or tenant who needs one makes the request to the association in writing.
Nothing in either association’s public material describes Ville de Marco as age-restricted, and the West’s lease form asks only for the number of adults and minors in a party. Whether either declaration carries an age restriction is confirmed in the recorded documents.
Ville de Marco is in FEMA flood Zone AE: every one of the 15 points we tested on 2026-10-07 and 2026-10-21 reads AE with a base flood elevation of 9 or 10 feet NAVD88, on FIRM panel 12021C0826J effective 2024-02-08, with VE mapped along the water’s edge within 50 meters. Ground at the buildings is about 4 to 6 feet.
Data updated: October 2026. FEMA National Flood Hazard Layer and USGS elevation service, queried 2026-10-07 and 2026-10-21.
| Point tested | FEMA zone | Base flood elevation (NAVD88) | FIRM panel |
|---|---|---|---|
| 1215 Edington Place, street address point | AE | 9 ft | 12021C0826J |
| 1200, 1202, 1204, 1206 and 1208 Edington Place, street address points | AE | 9 ft | 12021C0826J |
| West building A (1200), building point | AE | 10 ft | 12021C0826J |
| West buildings B, C, D and E (1202 to 1208), building points | AE | 9 ft | 12021C0826J |
| Four building points at 1215 Edington Place | AE | 10 ft | 12021C0826J |
Street points come from the U.S. Census Bureau geocoder, which places an address on the street centerline; building points come from the Collier County Public Schools address file. Zones were read from the FEMA National Flood Hazard Layer. Zone VE, with base flood elevations of 11 to 13 feet, is mapped within 50 meters of eight of the nine building points, along the seawall and the water. A map reading is not a flood determination: the FEMA Flood Map Service Center and an elevation certificate for the building decide the zone that prices a policy.
The USGS elevation service puts the ground at four of the five West building points at about 5.2 to 5.7 feet NAVD88 (the fifth point fell on the water) and at the four 1215 building points at about 4.2 to 4.8 feet (USGS Elevation Point Query Service). Against a base flood elevation of 9 or 10 feet, that is roughly 3 to 6 feet of difference between the ground and the 1 percent annual chance flood level, which is why the ground floor of a 1969 to 1974 building matters so much to its insurance and why a first-floor unit and a top-floor unit can carry very different risk.
The U.S. Fish and Wildlife Service’s Coastal Barrier Resources System mapper shows no CBRS unit at Ville de Marco, so the federal flood insurance bar for CBRS areas does not apply. The Florida evacuation-zone layer places Ville de Marco in Collier County storm surge evacuation zone A, the most surge-exposed zone; confirm it at Know Your Zone. The buildings sit on the landward side of the state’s 1989 Collier County coastal construction control line, about 2.2 kilometers from it.
Irma made its final U.S. landfall near Marco Island at 1930 UTC on 10 September 2017 as a category 3 hurricane; a spotter on the island measured a 112 knot gust and the Marco Island Police Department a 113 knot gust, and the National Hurricane Center put inundation at 3 to 5 feet above ground from Marco Island north to Fort Myers (NHC Tropical Cyclone Report, Irma). At Ville de Marco West, Irma’s surge took out about 150 feet of seawall and undermined one building, as described above.
Ian came ashore at Cayo Costa, well north of Marco, but the National Hurricane Center put maximum inundation at 4 to 6 feet above ground from Marco Island through Everglades City, with a high water mark of 4.7 feet above ground on Marco Island (NHC Tropical Cyclone Report, Ian). The National Weather Service’s summary listed about $256 million in damage for Marco Island (NWS Miami, Ian summary). No public source we read reports Ian damage at Ville de Marco specifically; ask each association for its insurance claims history and any assessment levied since 2022.
Helene brought 2 to 4 feet of inundation to Naples, Marco Island and Everglades City in September 2024, and Milton brought 3 to 5 feet from Bonita Beach through Marco Island in October 2024, according to the National Hurricane Center (NHC, Helene; NHC, Milton). During Milton, local press reported a mandatory evacuation notice for the island (NBC2, 2024-10-11).
Bald Eagle Drive, the main road between Ville de Marco and the rest of the island, is described by local workers as particularly prone to flooding in heavy rain, and NBC2 reported vehicle damage from driving through standing water there in September 2025 (NBC2, 2025-09-10). Plan around high tide and heavy rain when moving a car.
A Ville de Marco owner relies on the association’s master policy for the buildings and buys an HO-6 unit-owner policy and, usually, separate flood coverage for the unit. Because the buildings are in Zone AE, a lender will require flood insurance on a financed purchase, and the master flood policy’s limits shape what the unit owner needs.
Florida requires Citizens Property Insurance to make flood insurance a condition of most personal residential policies on a phase-in that reaches all remaining policies on January 1, 2027, but the statute exempts policies written on a condominium unit owners form, so a Citizens HO-6 policy does not by itself trigger the flood requirement (Fla. Stat. 627.351). Lenders and the association’s documents can still require it.
FEMA says a National Flood Insurance Program premium depends on many factors, starting with the flood risk and the home’s elevation (FEMA FloodSmart, flood insurance cost). In a building like the West’s, where the ground sits several feet below the base flood elevation, the master policy’s building coverage and the unit’s own contents and improvements coverage are separate questions; read the association’s flood policy declarations page before you choose an HO-6 and flood limit.
FEMA’s list of Community Rating System eligible communities effective October 1, 2026 shows the City of Marco Island, NFIP community 120426, at CRS Class 5, a 25 percent discount on flood premiums in the special flood hazard area, current since October 1, 2023 (FEMA CRS Eligible Communities, October 1, 2026). FEMA explains how the class sets the discount on its program page (FEMA Community Rating System). Check that the discount appears on your own declarations page.
Florida requires insurers to offer discounts or credits for construction features that reduce windstorm loss, verified on the state’s uniform mitigation inspection form (Fla. Stat. 627.0629; Fla. Stat. 627.711). In a condominium the building features belong to the association, so ask for the master policy’s wind mitigation report. The state’s My Safe Florida Home grants are aimed at homesteaded houses and low-rise attached homes (Fla. Stat. 215.5586), so most Ville de Marco units fall outside the standard program.
A Ville de Marco seller must give the buyer Florida’s flood disclosure at or before signing the contract, stating whether the seller knows of flooding that damaged the property, has filed a flood claim, or has received flood assistance (Fla. Stat. 689.302). Buyers should read it alongside the association’s claims history.

Ville de Marco West’s four-story buildings fall under Florida’s milestone inspection and structural integrity reserve study laws, which apply to condominium buildings of three or more habitable stories; buildings of that height that turned 30 before July 2022 owed their first milestone inspection by December 31, 2024. The 1215 buildings are mapped by the City at two floors, below the three-story threshold, and the City’s permit system shows no milestone case for 1215 Edington Place.
Florida’s milestone law requires a residential condominium building three habitable stories or more in height to have a milestone inspection by December 31 of the year it reaches 30 years of age and every 10 years after; a building that reached 30 before July 1, 2022 had to complete its first inspection before December 31, 2024 (Fla. Stat. 553.899). The local building official may set a 25-year trigger near salt water. Phase one is a visual inspection; phase two, with testing, follows only if phase one finds substantial structural deterioration, and repairs must be scheduled or begun within 365 days of a phase two report. The association must give owners the inspector’s summary within 45 days of receiving the report.
On the county roll the West buildings date from 1973, so a four-story West building reached 30 in 2003 and fell in the group whose first inspection was due before December 31, 2024, with the next due 10 years after that inspection. The 1215 buildings date from 1969 and 1970 and are mapped at two floors, so the milestone statute does not reach them, and City of Marco Island permit records show no milestone case for 1215 or 1227 Edington Place (City of Marco Island Civic Access). For the West buildings this is the statute’s date logic applied to roll years, not a statement that any inspection was or was not done: the City records we read did not cover them, so ask the West association for the City’s notice and the inspector’s summary.
A residential condominium association must have a structural integrity reserve study (SIRS) at least every 10 years for each building three habitable stories or higher, covering the roof, structure, fireproofing and fire protection, plumbing, electrical, waterproofing and exterior painting, windows and exterior doors, and any other item over $25,000 whose failure would harm those. Associations that existed on July 1, 2022 had to complete one by December 31, 2025, or by December 31, 2026 at the latest if done together with a milestone inspection due by then (Fla. Stat. 718.112). DBPR keeps a public reporting database of associations that have submitted a SIRS (DBPR SIRS reporting).
For budgets adopted on or after December 31, 2024, an association required to have a SIRS may not vote to provide no reserves or reduced reserves for the items the study covers (Fla. Stat. 718.112). It may fund them with regular assessments, special assessments, a line of credit or a loan; a special assessment, line of credit or loan for that purpose needs a majority vote of the total voting interests. For budgets adopted through 2028, an association that completed a milestone inspection in the previous two years may pause or reduce reserve contributions for up to two budgets to pay for the repairs it found.
Ask in writing for: the milestone inspection summary for each building or a statement that none is required; the most recent SIRS or a statement that none has been completed; the current budget showing the reserve schedule; any special assessment adopted or proposed and its due dates; the master insurance policy and its flood coverage; and the minutes of the last 12 months of board meetings. A seller must provide the first two with the declaration and budget (Fla. Stat. 718.503), and an owner can inspect the association’s official records within 10 working days of a written request (Fla. Stat. 718.111).
Ville de Marco is zoned for Tommie Barfield Elementary School on Marco Island, Manatee Middle School and Lely High School in Naples, according to the Collier County Public Schools address file for the 2026-27 school year, checked at 1215 and 1206 Edington Place on 2026-10-21. Two charter schools on the island take students by application.
| Level | Zoned school | Address | State grades, 2021-22 to 2025-26 |
|---|---|---|---|
| Elementary | Tommie Barfield Elementary School | 101 Kirkwood St, Marco Island | A, A, A, A, A |
| Middle | Manatee Middle School | 1920 Manatee Rd, Naples | B, B, B, A, A |
| High | Lely High School | 1 Lely High School Blvd, Naples | C, B, B, A, B |
Zoning comes from the district’s address lookup (CCPS zoning lookup); grades are the Florida Department of Education grades compiled in the district’s 2026 accountability brief (Collier County Public Schools, 2025-26 school and district grades). Zones can change; confirm the address with the district before you rely on it.
Marco Island Charter Middle School (1401 Trinidad Ave) earned an A in each of the five years in the same brief, and Marco Island Academy (2255 San Marco Rd), a charter high school, earned B, A, A, A, A (Florida Department of Education school directory). Both enrol by application rather than by zone. Tommie Barfield Elementary is about 3.0 miles and 8 minutes by road from Ville de Marco.
Ville de Marco is inside the City of Marco Island, so City building, flood and seawall rules govern repairs and renovations there: the City’s flood ordinance treats work worth 50 percent or more of a building’s market value as substantial improvement that triggers full flood-elevation rules, and failed seawalls must be permitted for repair promptly.
The City adopted its current flood damage prevention ordinance as Ordinance 24-04 on 2024-01-22, alongside the countywide flood maps effective 2024-02-08. It defines substantial improvement and substantial damage at 50 percent of a structure’s market value, with improvements counted cumulatively over 12 months from the first permit, and requires a new or substantially improved lowest floor at least 1 foot above the base flood elevation (Marco Island Code of Ordinances, Chapter 26). For a 1969 to 1974 building with ground well below the base flood elevation, that test shapes how much an association can rebuild after a storm without raising the building.
Ville de Marco is a seawalled property. The City’s seawall rules require an owner to apply for a permit within 60 days of notice that a saltwater seawall has failed, and allow a new wall built in front of an old one to sit no more than 18 inches seaward of it; dock rules limit how far a dock and boat may protrude into a waterway and bar renting dock space in residential districts (Marco Island Code, Chapter 6 and Chapter 54, on Municode). Work on a condominium seawall or dock is the association’s to permit, but owners pay for it through the budget or an assessment.
City rules bar construction from 7 p.m. to 7 a.m. and on Sundays and holidays, and ban fertilizer from June 1 to September 30 and within 10 feet of the water or a seawall (Marco Island Code, Chapter 18). Those hours matter to a buyer planning a renovation in a building with shared walls.
Marco Island voters approved a $23 million general obligation bond on 2026-08-18 by one vote, 2,259 to 2,258, certified on 2026-08-26, to replace the Caxambas and Goldenrod bridges, repair three more and repave about 30 miles of streets, at about $60 a year for an average homeowner by the outlet’s estimate (WGCU, 2026-08-26). Expect a debt-service line on future City tax bills once the bonds are issued.
Daily life at Ville de Marco runs through Olde Marco and Bald Eagle Drive: the village’s restaurants and marinas are a walk away, a Publix is about 1.7 miles by road, Tigertail Beach about 3.0 miles, and the nearest hospital emergency room is off the island about 13 miles away.
Drive estimates from 1215 Edington Place, modelled 2026-10-21 with the open-source OSRM router at free-flow speeds; season and traffic add time.
The West keeps an on-site management office at 1206 Edington Place on weekday mornings, with laundry, the pool, grills, the fishing dock and covered parking on site. Water and sewer on Marco Island come from the City’s own utility, which the City bought in November 2003 (City of Marco Island, water and sewer).
The West association’s own description of the location is “walk to the shops and restaurants in Olde Marco” (Ville de Marco West, about). Our Olde Marco guide covers the village, its history and its single-family streets.
Tigertail Beach, a Collier County park on Hernando Drive, is about 3.0 miles and 8 minutes by road; the County lists it as open 8 a.m. to sunset with 210 parking spaces and an $8 daily fee for cars without a beach parking permit (Collier County Parks and Recreation, Marco Island beaches). Collier County residents can get a free county beach parking sticker at the Marco Island library (City of Marco Island, beach access). The County lists South Marco Beach access with 67 spaces in a lot on Swallow Avenue.
The Publix at Marco Town Center, 1089 N Collier Blvd, is about 1.7 miles and 5 minutes away and opens daily 7:00 a.m. to 9:00 p.m. (Publix store 622). The Esplanade Shoppes on Smokehouse Bay, 760 N Collier Blvd, are about 1.8 miles away (Esplanade Shoppes at Marco Island).
NCH’s Marco Island urgent care at 40 S Heathwood Drive, about 2.9 miles and 7 minutes away, is open 8 a.m. to 7:30 p.m. daily with CT and X-ray (NCH, Marco Island urgent care); NCH’s Marco Island directory lists no emergency department on the island (NCH Marco Island locations). The nearest hospital emergency department is Physicians Regional Medical Center, Collier Boulevard, at 8300 Collier Blvd, Naples, about 13.0 miles and 23 minutes away (Physicians Regional hospitals).

Ville de Marco and Vintage Bay are both waterside condominiums off the island’s Gulf beaches, but they are a generation apart: Ville de Marco’s 164 units date from 1969 to 1974 and run 570 to 1,478 square feet, while Vintage Bay’s 132 units date from 1997 to 2006 and run 1,637 to 2,738 square feet. Price, size and building age decide the choice.

Vintage Bay, Riverside Club and Pier 81 figures come from the same MLS pull and county roll; fees are as entered by listing agents on the units listed on 2026-10-07 and are not the associations’ budgets. Pier 81 had fewer than ten closings, so its median is the median of those five sales.
| If you want | Choose | Why, from the record |

| A faster sale when you sell | Vintage Bay | median 36.5 days on market against 68 in the last 12 months |
| A bigger pool of recent comparable sales | Ville de Marco | 16 closings in 12 months against 10 |
| A pet | Check both | the West bars pets; neither 1215 nor Vintage Bay publishes a pet rule |
Vintage Bay’s own guide is part of this series: Vintage Bay on Marco Island. Its association is Vintage Bay Condominium Association, Inc., document N94000003384 at the Division of Corporations, and DBPR lists the condominium at 132 units.
The two large complexes closest to Ville de Marco are Riverside Club, 273 units from 1980 to 1981 at 1085 Bald Eagle Drive, and Pier 81, 76 larger units from 2001 to 2002 with its own association site (Pier 81 Condominium Association). Riverside Club’s 12-month median of $517,500 sits about $112,550 above Ville de Marco’s, for newer buildings and units that start at 800 square feet; Pier 81 is the step up, at a median of $1,050,000 across its five sales. Buyers who want the same water and the same village often compare all three.

Ville de Marco’s strengths are its price, its water, its walk to Olde Marco and a deep record of comparable sales; its weaknesses are age, small units, a flood-zone site several feet below the base flood elevation, and two associations whose rules a buyer must read separately. Here is the case on each side, from the record.
If you’re searching for a Ville de Marco listing agent, or thinking, ‘I need someone to sell my Ville de Marco home…’, McGreevy and Comisar are the team to call. Ville de Marco recorded 16 closings in the 12 months to 2026-10-07 at a median of $404,950, and the median marketed sale closed at 93.6 percent of its final asking price.
In the last 12 months we tracked 16 Ville de Marco resales on the Southwest Florida MLS: $6,618,900 in total volume, a median sale of $404,950, a median of 68 days on market and a median sale-to-final-list ratio of 93.6 percent across the 14 sales that were marketed through the MLS. Two of the 16 sales were entered after closing and were not marketed through the MLS.
Selling here starts with the right association and the right comparable. A buyer will compare your unit with the same floor plan in the same building, so a 570 square foot flat at 1215 is priced against the four that sold for $240,000 to $300,000 in the last year, and a West two-bedroom against the eight that sold for $390,000 to $520,000. Three Ville de Marco specifics shape a sale: the West’s no-pet rule and tenant approvals narrow the buyer pool, so the listing has to reach buyers who already accept them; each association issues its own estoppel and approval, so order both early; and buyers of 1969 to 1974 buildings will ask about the milestone inspection, the reserve study and any assessment, so have those documents in hand before the first showing.
Start with our free online valuation at mcgreevyandcomisar.com/home-valuation, and we will build your number from the Ville de Marco sales of your floor plan and your building, not the complex median. Or talk to Jesse direct: (239) 898-6072, text or call. Buyers can reach Marc at (239) 287-5873 or book a buyer consultation.
The median Ville de Marco sale in the 12 months to 2026-10-07 spent 68 days on the market, across the 14 sales marketed through the MLS, with a range from 5 to 305 days (Southwest Florida MLS). West units sold faster, at a median of 53 days, than 1215 units at 75.
Rarely. The median Ville de Marco sale closed at 93.6 percent of its final list price in the last 12 months, and only one of the 14 marketed sales closed at its full final ask (Southwest Florida MLS).
In Collier County the buyer customarily pays for the owner’s title insurance policy and chooses the closing agent, and the seller customarily pays the documentary stamp tax on the deed; the signed contract controls on every sale.
The West describes its docks and covered parking as privately owned. Whether a particular dock or space conveys with your unit, and how, is set by your deed and the declaration, recorded at the Collier County Clerk, so pull both before you list and say so in the listing.
Florida law requires the seller to provide the declaration, articles, bylaws and rules, the annual budget and financial statement, the milestone inspection summary if applicable, the latest structural integrity reserve study or a statement that none exists, and the frequently asked questions document (Fla. Stat. 718.503).
Selectively. In the last 12 months, 1,000 square foot West two-bedrooms sold from $390,000 to $520,000, a $130,000 spread on identical floor plans, which shows buyers pay for condition and view. Board approval and City permits come first, and City rules bar construction from 7 p.m. to 7 a.m. and on Sundays.

The questions below come from the search terms people use for Ville de Marco and Marco Island condominiums, rewritten as plain questions. Every answer comes from the records cited on this page.
Ville de Marco is two waterfront condominiums on Edington Place at the edge of Olde Marco: the 92-unit Ville de Marco at 1215 Edington Place, built 1969 to 1970, and the 72-unit Ville de Marco West at 1200 to 1208 Edington Place, built 1973 (Collier County roll).
They share a name and a street, and the MLS files both under one name, but they are separate condominiums with separate associations: Ville de Marco Condominium Association, Inc. and Ville de Marco West, A Condominium, Inc., each Active at the Division of Corporations.
In the 12 months to 2026-10-07, 16 units closed at a median of $404,950, from $240,000 to $820,000 (Southwest Florida MLS). One-bedrooms at 1215 sold for $240,000 to $300,000; West two-bedrooms for $390,000 to $520,000.
Listing agents entered annual fees of about $10,500 to $11,200 for 570 square foot units and about $13,100 to $14,300 for 1,000 square foot West units over the last 12 months. Those are MLS entries, not the budgets; ask each association for its current budget and an estoppel certificate.
The West lists privately owned docks and a fishing and observation dock among its amenities. Dock counts, sizes and how docks convey are set out in the declaration and deeds, not on any public page.
No. It is on the water at the mouth of Collier Creek and the Marco River, on the island’s north end; Tigertail Beach on the Gulf is about 3.0 miles away by road.
Not at Ville de Marco West, whose lease application states that no pets or animals are allowed. Ville de Marco at 1215 does not publish a pet rule; read its declaration and rules before you make an offer.
At the West, yes with board approval: each rental of under six months needs an application, a copy of the lease and a $100 fee filed 30 days before arrival. Rental rules at 1215 are in its declaration and rules.
The City of Marco Island does not run a vacation-rental program, but each association’s declaration can set a minimum lease term, and the West requires board approval of every tenant before arrival. Read the recorded documents for the minimum term before you buy to rent.
The county roll shows 570, 750 and 1,140 square feet at 1215 and 1,000 and 1,478 square feet at the West.
The county roll dates the 1215 buildings to 1969 and 1970 and the West buildings to 1973, with one West parcel recorded as 1974.
The county roll carries 164 unit parcels, 92 at 1215 and 72 at the West. DBPR’s register lists 100 units for Ville de Marco and 72 for the West.
Zone AE, with a base flood elevation of 9 or 10 feet NAVD88 on FIRM panel 12021C0826J, effective 2024-02-08, at all 15 points we tested; Zone VE is mapped along the water’s edge.
Yes. The Florida evacuation-zone layer places it in Collier County storm surge evacuation zone A.
For the 1215 buildings, no: they are mapped at two floors, below the statute’s three-story threshold, and the City shows no milestone case for them. A four-story West building that reached 30 before July 2022 owed its first milestone inspection by December 31, 2024 under state law; no public source we read states its result, so ask the West association for the inspector’s summary.
No public source we read lists a current special assessment. The estoppel certificate and the board minutes show any adopted or proposed assessment.
Tommie Barfield Elementary, Manatee Middle and Lely High, by the district’s 2026-27 address file.
The West runs an on-site office at 1206 Edington Place; DBPR lists Ville de Marco at 1215 in care of Volhr Corporation.
Neither association’s public material describes an age restriction; the declaration is the place to confirm it.
Yes. The West describes the location as a walk to the shops and restaurants of Olde Marco.
The West lists a temperature-controlled pool. The 1215 association does not publish an amenity list.
Lenders review the association’s budget, reserves, insurance and any milestone or reserve-study findings before approving a condominium loan, and they will require flood insurance in Zone AE. Ask your lender to review both associations’ documents early.

These are the questions Ville de Marco owners ask before they list, answered from the Southwest Florida MLS, the county record and Florida law.
Start from the same floor plan in the same building. In the last 12 months, 570 square foot one-bedrooms at 1215 sold for $240,000 to $300,000 and 1,000 square foot West two-bedrooms for $390,000 to $520,000 (Southwest Florida MLS). Our free valuation builds your number from those sales.
Sixteen closed in the 12 months to 2026-10-07: nine at the West and seven at 1215.
$404,950 in the 12 months to 2026-10-07, the mean of the middle pair of the 16 sales.
$820,000, for a 1,478 square foot three-bedroom in the West’s C building, in March 2026.
$1,040,000, for a 1,478 square foot three-bedroom at 1204 Edington Place in February 2024 (Southwest Florida MLS).
The median marketed sale took 68 days in the last 12 months; West units took a median of 53 days and 1215 units 75.
A median of 93.6 percent of the final list price in the last 12 months.
Eight on 2026-10-07, all at 1215, asking $229,000 to $794,900; no West unit was listed.
With eight listings against about 1.3 sales a month, supply was about 6.0 months on 2026-10-07, balanced to slightly buyer-leaning, and tighter at the West, which had no listings.
Carefully. The only 1,140 square foot combined unit to close in five years sold for $459,000 in June 2024, while three combined units were listed at $624,900 to $794,900 on 2026-10-07. Price from the closed sale and the single-flat sales, then adjust for condition.
Yes. The West and 1215 are separate associations with different unit sizes, fees and rules, and their 12-month medians were $475,000 and $295,000.
Not reliably. In the last 12 months the two fourth-floor West two-bedrooms sold for $390,000 and $415,000, below three first-floor sales at $475,000 to $520,000.
An estoppel certificate, capped by Florida law at $250 plus $100 for expedited delivery and $150 more if the account is delinquent, and the buyer’s application fee, entered at $100 to $300 on recent sales.
The seller customarily pays the deed stamps, 70 cents per $100 of price: $3,325 on a $475,000 sale. The contract controls.
The buyer customarily pays for the owner’s title policy and chooses the closing agent in Collier County; the contract controls.
Yes. Florida requires a seller to give a flood disclosure at or before contract, stating any known flood damage during your ownership, any flood claim and any flood assistance received.
Yes, within the window in the statute’s contract clause: 7 days, excluding weekends and legal holidays, after the buyer signs and receives the required documents, unless the buyer acknowledged receiving them more than 7 such days before signing (Fla. Stat. 718.503). Deliver the documents early.
The seller must give the buyer the milestone summary if applicable and the latest reserve study or a statement that none has been completed. Ask the association for its status in writing before you list.
An assessment shows up on the estoppel and in the minutes, and buyers price it in. Decide with your agent whether to pay it or credit it at closing.
Usually, subject to the lease and the association’s approval of the tenant. A West lease approved under its application binds the tenant to the condominium documents.
If you sell furnished, list the furniture separately in the contract so the lender’s appraisal reflects the real estate, and tell buyers early whether it stays.
Ville de Marco units closed in every season of the last 12 months, from November 2025 to September 2026. The City describes a peak winter season population of about 40,000 against about 16,500 permanent residents (City of Marco Island), so a listing that is ready before winter is in front of the most people.
It helps in a 1969 to 1974 building. An inspection of your unit’s electrical, plumbing and windows heads off surprises, and an insurer’s four-point report shows what a buyer’s insurer will see.
Yes. Buyers will need HO-6 and often flood quotes, and insurers ask about roof age, wiring and plumbing through the association. Have the master policy and the association’s wind mitigation report ready.
You cannot change the West’s no-pet rule. Market to buyers who accept it, and say so plainly in the listing to avoid a failed contract.
Some buyers pay cash, but the median marketed sale took 68 days and closed at 93.6 percent of list. Compare any quick cash offer against what a correctly priced listing is likely to net; we will show you both numbers.
Anything an inspector or insurer will flag first, then paint and lighting. Get board approval for anything structural, and keep City construction hours.
The county roll records it: 570, 750 or 1,140 at 1215, and 1,000 or 1,478 at the West. Combined units carry paired unit numbers.
The county roll keeps each unit’s recent recorded sales; we pull them for you as part of a valuation.
Yes. Most of the work, from the listing agreement to the closing documents, can be signed electronically, and the title agent can arrange a mail-away closing. Tell the association office who will handle access for showings and inspections.
The West requires board approval of tenants, and many declarations also give the association a right to approve or screen buyers. Ask your association office for its purchase-approval form and fee when you list so the buyer’s application starts the day the contract is signed.
