Naples and Collier County hold 61 residential golf communities, and the number that decides your monthly cost is not the initiation fee. It is whether golf is bundled into your dues. In 31 of the 61, club membership is mandatory for owners. In 24 of those, the mandatory membership includes golf, so you pay for golf whether or not you ever tee off.

The gap between those two numbers is the trap. In seven of the 31 mandatory-membership communities the membership you are required to buy is social, sport or amenities, and golf is a separate optional purchase on top of it. Bay Colony, Eagle Creek, Hammock Bay, Mediterra, Olde Cypress, Talis Park and Lely Resort all work this way. A buyer who reads "mandatory membership" as "golf included" has mispriced the home, and a buyer who reads it as "golf available" may find golf waitlisted after they close.

Lely Resort is the cleanest illustration in the county, and it is worth the thirty seconds it takes to read. The club you are required to join there is The Players Club and Spa, at a $10,000 refundable deposit and $6,400 a year plus Florida sales tax. It has no golf course. The golf club, The Classics, is optional and imposes no residency requirement at all, so a non-resident can join it and a covenanted owner can decline it. Worse for anyone shopping by neighborhood name, the obligation attaches to the lot rather than the subdivision: six Lely neighborhoods appear in both the required and the optional covenant column on the club's own membership page, Classics itself among them. You cannot work out what you owe from the address alone. That is why Lely Resort takes four rows in our table instead of one.

That is the finding from our own audit of all 61 communities, completed September 2026. We are not the only people who have built a comparison table for this market and we are not going to pretend otherwise: at least one competing agent publishes a genuine one, with seven columns across twelve communities, and it is a good piece of work. What no one else publishes is the combination we do. Ours runs to 61 communities and ten columns, it labels every single cell with the tier of evidence behind it so you can see which numbers came from a club document and which came from a realtor blog, and it sits next to twelve months of MLS transaction data segmented by golf access structure, which we could not find anywhere in this market at any scale. The site that ranks first for this search lists 73 entries as links, mixes private clubs that have no houses in with actual communities, and states no cost anywhere on the page.

Every figure below carries a label. A club-primary figure came from the club's own document, budget, or fact sheet. A secondary figure came from a realtor or aggregator site and is attributed as such, because most Collier clubs do not publish their fees and pretending otherwise would be dishonest. Where two sources disagree we print both and say why. Where we could not source a number at all, the cell says so in plain words rather than carrying a placeholder we would never come back to fix. We published 67 conflicts and 43 honest gaps rather than inventing tidy figures to fill them.

Two communities on this page are on a clock, and both belong near the top rather than buried. Hibiscus Golf Club, the public course that Lely Golf Estates and Lely Country Club depend on, sold in March 2026 for $28 million and says on its own site that it stays open to the public only until April 2027, after which it becomes a members-only club. The Riviera Golf Estates course has been closed since April 2022 and its future is in front of an appeals court. If you are buying in any of those three communities for the golf, read those two sections before you write an offer.

The benchmark: 61 Naples and Collier golf communities compared

This is the table the rest of this page exists to support. Every community in Collier County and greater Naples with golf attached to residential housing appears here, compared on the same nine columns plus a tenth nobody else can produce, which is whether we maintain a page on it. The yardstick was fixed before collection so the table could not be shaped toward a conclusion afterward.

Sort order: grouped by how golf access works, then alphabetically inside each group. Pull date: September 2026, with per-figure dates in the source register below. Rows: 64 rows for 61 communities, because Lely Resort is broken into four rows rather than flattened into one.

Scope, stated plainly, because it is the reason our count differs from everyone else's. This table covers residential golf communities in Collier County. A private club with no housing attached to it is not a community and is excluded: Calusa Pines, Naples National, Old Collier, Olde Florida, Kinsale, The Lantern Club, Rookery and Naples Grande are clubs, not places you can buy a home in. Lee County communities are excluded too, so Bonita Bay Club East does not appear here even though one of its parcels carries a Collier ZIP code. Lists that run to seventy-plus entries get there by mixing clubs and communities together. We think that helps nobody comparing the cost of owning a home, so we draw the line and tell you where we drew it.

What do Naples golf homes actually sell for, by access type?

Across the twelve months to August 31, 2026, the Southwest Florida MLS recorded 5,245 closed Collier County sales carrying a golf access tag, and the medians run in an order most buyers do not expect. A home in a bundled-golf community closed at a median of $435,000. A home in an equity-golf community closed at $1,050,000. A Collier home tagged as having no golf available closed at $575,000. Bundled golf, the structure everyone assumes is the expensive one because you pay for golf whether you play or not, is the cheapest way into a Collier golf community by a wide margin, and it transacts below the median non-golf home in the same county.

We pulled this ourselves from the Southwest Florida MLS on September 2, 2026: residential, closed, September 1 2025 through August 31 2026, across the 41 Collier geographic areas, one run per golf type, every page scraped and deduplicated on MLS number. Every median below was computed over the complete result set rather than a sample.

Three things this data says, and they hold up

Equity golf transacts at 2.41 times the bundled median. That is the price of the option to walk away from golf. In a bundled community the golf is inside the dues and inside the price of every home, so the entry price is compressed and the running cost is not. In an equity community you buy the real estate and then buy the club separately, and the real estate itself is priced for a buyer who can afford both.

The price per square foot ladder is the same shape and it is tighter: bundled $289, public $293, no golf $327, non-equity $430, equity $456. Equity carries a 58 percent price-per-square-foot premium over bundled. That is the cleaner comparison, because it strips out the fact that bundled communities skew toward attached product and smaller footprints while equity communities skew toward large single-family homes.

Access structure sorts price, not speed. Median days on market runs 60 to 70 across all five categories, a ten-day spread. Whatever the golf structure does to a home's value, it does almost nothing to how long it takes to sell. A seller in a bundled community should not expect a faster sale for being cheaper, and a seller in an equity community should not expect a slower one for being dearer.

Three things this data does not say, and we will not let it

One. The golf field is populated on roughly half of Collier sales, so none of this describes the whole market. There were 10,435 total Collier closed sales in the same twelve months and only 5,245 of them carried any golf type value at all, a population rate of 50.3 percent. We caught this with an additivity control on a shorter window where the counter is not capped: in June through August 2026, Collier closed 2,552 sales, the five golf buckets summed to 1,236, and 1,316 sales, 51.6 percent, carried no golf tag at all. Every count and median above therefore describes sales where the field was filled in. It never describes all Collier sales.

Two. The populated half is self-selected, so any share figure is inferred and not verified. A listing agent working a golf community has an obvious reason to complete the golf field; an agent listing a non-golf condo has none. Golf-tagged sales are almost certainly over-represented relative to their true share of the market. We can tell you the direction of that bias. We cannot tell you its size. So 828 bundled sales is a floor on bundled activity, not a share of the market, and we do not publish a percentage anywhere on this page. Nor do we treat the untagged half as non-golf: those sales are unknown, not negative.

Three, and this is the one that changed our own research. The MLS golf field tags homes with a golf relationship, including homes merely adjacent to a course, not only homes inside golf communities. We found this the hard way. Our coverage audit flagged Terreno at Valencia as the single biggest gap in our table on the strength of roughly 83 golf-tagged Collier sales, which would have made it one of the most active golf communities in the county. Terreno has no golf course, no golf club and no golf membership of any kind. Its own association publishes the amenity list: clubhouse, fitness studio, movement studio, pool, spa, tennis and pickleball. What its homesites have is a back fence onto six holes of the neighbouring Valencia Golf and Country Club, a separate public course. Listing agents tagged the fairway view. Black Bear Ridge failed the same test. So this dataset supports sentences about sales of homes with a golf relationship, and it does not support sentences about sales inside golf communities, and we have written every sentence above to stay on the right side of that line.

One last distinction worth holding onto, because the two halves of this page are counting different things. The benchmark table above counts communities, from club documents. This section counts sales, from the MLS. A single high-turnover community can contribute dozens of sales, so the two can never be used to check each other and we never present them as if they could. What they give us instead is better than agreement: two independent instruments pointed at the same market, one editorial and club-sourced, one transactional and MLS-sourced, each stating what it actually knows.

What does bundled golf actually cost in Naples?

Bundled golf means the golf membership is attached to the home and its dues are collected inside your association fees, so every owner pays regardless of whether they play. Foxfire states it in its own October 2025 fact sheet without softening: you cannot opt out of paying the master association maintenance fees if you do not golf or use the club in any way. That is the deal in 23 of the 50 communities on this page.

Here are the club-published annual figures we could verify from primary documents. Foxfire runs about $8,590 a year. Naples Heritage runs roughly $11,011 plus a $500 food and beverage minimum. Cedar Hammock runs $9,788 plus $1,226 cable, a $1,000 food and beverage minimum, and a $415 quarterly special assessment that runs through 2032. Stonebridge runs $16,680 at club level, and that is before neighborhood association fees which range from $2,564 to $7,800 depending on which of its ten neighborhoods you buy in.

The clearest illustration of what bundled golf really means sits just over the county line at Colonial Country Club in Fort Myers, and we include it because no Collier community documents the split this plainly. Colonial has two classes of home. The 711 homes in Golf Village pay about $10,335 a year and book tee times seven days out. The 988 homes in Lakes Village pay about $4,880 a year, are social members only, book three days out, and can never upgrade to golf. Same gate, same course, permanent difference, and it is set by which house you buy.

Treviso Bay carries the caveat that catches the most buyers in Collier. Bundled golf there attaches to specific units, not to every home in the community. A buyer who assumes the whole community carries golf can close on a home that does not. Confirm in writing, on the specific address, before you go under contract. This is the single most important sentence on this page for a Treviso Bay buyer.

Equity or non-equity: what are you actually buying?

An equity membership means you buy a share that is refundable when you leave, and a non-equity membership means your initiation is a fee you never see again. Olde Cypress prices the difference precisely: a full golf membership is $60,000 with 100 percent equity, or $45,000 with no equity. That is a $15,000 premium for the refund right, buying identical golf.

The refund is where buyers get surprised. It is a queue, not an account you can draw on. Clubs typically repay a departing member only when a replacement is admitted, sometimes one for one and sometimes on a ratio such as one refund per three new joiners, and a transfer fee of roughly 10 to 20 percent comes off the top first. On a $250,000 membership that fee alone is $25,000 to $50,000. Vineyards removes the ambiguity in its own materials by stating that all initiation fees are nonrefundable and the club is non-equity.

Golf Club of the Everglades illustrated the tradeoff before its ownership change: equity at $85,000 refundable against non-equity at $60,000 non-refundable, with both classes paying the identical $11,684 annual fee. You are buying the exit, not the golf. A specialist Naples golf publisher states that the majority of equity golf communities in this market have converted to a non-equity model, which is a categorical market claim from a secondary source and worth verifying club by club before you rely on it.

Is there a waitlist, and does buying a home get you in?

Buying a home in a Naples golf community does not reliably buy you golf, and this is the most misunderstood thing in this market. In a bundled community the membership comes with the house. In an optional or separate-club community it does not, and at the top of the market the queue can outlast your patience. Confirm your access route in writing before you go under contract, every time.

The word waitlist covers three genuinely different situations and clubs rarely distinguish them for you. The first is a numbered queue with a real position and an estimate. The second is an informal list where the club takes your name and calls when it suits them. The third is no queue at all, because the club is invitation-only and no amount of waiting produces an invitation. Calusa Pines and Old Collier sit in that third category.

Named examples, with their sources. Grey Oaks full golf is waitlisted, confirmed on the record by the club's own Director of Membership, Jerrod Tumbleson, in a published interview, against a cap of roughly 780 members across three courses. The Members Club at Marco reported its golf waitlist closed indefinitely with membership full as of an August 2026 pass, leaving a social beach membership as the only entry route at $125,000 initiation and $15,500 dues. Reported waits elsewhere run from roughly three to six months at Wyndemere to about seven years at LaPlaya, both from a June 2025 report sourced to the NABOR Country Club Expo.

Some clubs have turned the queue into a product. Kensington charges a reported $25,000 simply to sit on the golf waitlist. Audubon offers a Social Awaiting Golf tier at a reported $100,000. These are secondary figures and they move, so treat them as directional and confirm current terms with the membership office.

Membership caps are the number that actually governs your experience, and Collier clubs publish them more readily than they publish fees. Old Collier caps at 250. Naples National caps at 265. Bay Colony caps at 300. Bear's Paw caps at 352. Eagle Creek caps at 365. Golf Club of the Everglades runs 640 golf plus 420 social. TwinEagles carries 614 memberships against 717 homes. Grey Oaks runs roughly 780 across three courses.

Can you actually get a tee time in February?

This is the question that separates a good golf purchase from an expensive one, and the honest answer depends on the ratio of members to holes rather than on the price of admission. Cedar Hammock runs the point-based Chelsea tee time system, and a club profile states that during peak season from January through April most members can expect to play roughly twice per week. That is what bundled golf buys you in February.

Vineyards documents the seasonal squeeze more explicitly than any other club we found. Its Lifestyle tier permits golf once per month after noon between November 1 and April 30, then unlimited play from May 1 through October 30 with tee times bookable only one day ahead. The club publishes this itself, which we credit, because most clubs leave the buyer to discover the restriction after closing.

The luxury purchase in this market is the cap, not the fee. Naples National at 265 members, Old Collier at 250, Golf Club of the Everglades and TwinEagles all run with no tee time system at all, which is only possible because the member count is held low against the hole count. If you are paying at the top of the market, the thing you are buying is the absence of a queue on a Tuesday morning in February.

August deserves an honest paragraph. Naples averages a high of 89 degrees and 6.1 inches of rain in August, making it the hottest and wettest month of the year, with the hot season running roughly May 23 to October 6. Courses also close for aerification in summer: Eagle Creek closed June 1 and 2 in a documented year, and a nearby Fort Myers course closed July 7 through 18. This produces a reading trap worth knowing. Summer reviews of any Southwest Florida course over-report bad turf because the course is mid-recovery from aerification. December through April reviews are the fair read.

Booking windows are worth asking about directly, because they vary more than buyers expect. Colonial runs seven days for Golf Village and three for Lakes Village. Arrowhead runs four days for public play and seven for members. Cross Creek runs 14 days for members and six for public.

What do dues escalation and special assessments really look like?

Dues do not hold still, and the escalation is documented well enough in Collier that you can plan for it rather than be surprised by it. Cedar Hammock is the best-documented case anywhere in this market. Its annual assessment moved from $4,836 in 2013 to $9,788 in 2026, roughly doubling, while the one-time capital contribution due at closing moved from $2,500 to $12,000, close to a five-fold increase.

Foxfire ran 8.5 percent in a single year, moving from $7,920 to $8,590 between the FY24/25 and FY25/26 approved master budgets. Both figures come from the association's own approved budgets, which makes this one of the few escalation rates in this market you can rely on rather than estimate. Any financial model for a Naples golf purchase built on a 4 percent annual assumption is running below what these documents actually show.

Special assessments are the tail risk, and they are large when they land. Port Royal Club assessed $45,000 per member in August 2024 against a roughly $100 million clubhouse rebuild with $20 million borrowed, and 45 members resigned rather than pay. Colonial assessed $5,445 per golf unit for its 2025 Gordon Lewis course renovation. Herons Glen assessed $300 per home plus carries a standing $4,500 new-owner assessment triggered at every resale. Gateway Greens assessed $525 per unit across two separate 2023 assessments.

There is a structural tell that lets you read this risk before you buy, and it inverts the obvious reading of a fee sheet. Club Benchmarking's position is that well-run clubs bill ongoing capital dues precisely so they do not need emergency assessments. Naples Heritage bills $2,000 a year to capital reserve. Foxfire bills $2,170 across two capital funds. Stonebridge bills $2,508. A community with a low headline dues number and no capital line is not cheaper. It is deferred, and the bill arrives as an assessment.

One rumor we deliberately do not repeat. A widely shared social media post claimed a $20,000 per household 2025 assessment at Fiddler's Creek. Our researchers searched both Fiddler's Creek CDD board agendas directly and found nothing supporting it. A single uncorroborated post is not a source, and we would rather leave a gap than pass one along.

How did the storms change Naples golf communities?

The National Golf Foundation estimated that roughly 1,100 Florida golf courses were damaged by Hurricane Ian, reported by the News-Press in October 2022. In Collier the South Florida PGA's Geoff Lofstead named Old Collier and Pelican Bay as down for about a month, while Eagle Creek took a direct hit and still opened in time for season according to the club's own timeline.

Reopening times across the region ranged enormously, and the range is the useful part. Renaissance reopened in 10 days, Crown Colony in 15, Coral Creek in 27. Shell Point took about two months. Kelly Greens took 96 days. The Dunes took roughly 15 months and was the last in Southwest Florida to reopen. Port Charlotte Golf Club never reopened at all, and a $43,000 county environmental study there found fuel, pesticide and arsenic contamination plus possible asbestos.

The single best predictor of recovery speed turned out to be turf, not location, and this is the most useful question a buyer can ask that nobody thinks to ask. Shell Point had converted to Platinum TE paspalum in 2018 and 2019. Ian submerged every green but one and the turf never really went off-color, and the club reopened 18 holes in under two months. The Dunes, on bermuda, lost everything except its greens and needed 15 months. Ask what turf is on the greens and fairways.

On flood zones, golf and lake adjacency confer no favorable rating whatsoever, and marketing language around this is often misleading. FEMA Zone D, which appears in some community marketing, means undetermined hazard rather than low risk. Under Risk Rating 2.0 an existing National Flood Insurance Program policy is capped at an 18 percent annual increase, but a new policy written for a new buyer is priced at the full actuarial rate immediately with no cap. The seller's premium is not the premium you will pay, and assuming otherwise has cost buyers real money.

Homeowners insurance figures for Collier vary widely by source and we print the spread rather than pick a number. Insurance.com reports $6,084. Broker One reports $7,650 for 2026, down 7.2 percent year over year. Citizens' own filed rate in its 2026 Rate Kit is $4,391. Three publishers, three methods, three defensible numbers, and a buyer should get a real quote on the specific address rather than trust any of them.

What happens when a corporate operator buys your club?

Club ownership in Southwest Florida is consolidating, and it changes who sets your dues. The headline Collier transaction is Concert Golf Partners buying Golf Club of the Everglades from PulteGroup on October 23, 2024, a 261 acre property and Concert Golf's 35th club nationally. Hoffmann Family of Companies bought Old Collier in October 2021.

Nearby, Heritage Golf Group bought The Plantation Golf and Country Club in Fort Myers on October 28, 2025 for $18.5 million according to Lee County records. Hoffmann is also building Pandion Club on the former Old Corkscrew site, with construction beginning July 2026 toward a late 2027 target, a Kyle Phillips design, no homes at all, and a cap of 280 members. Troon Prive appears across this market as a management layer rather than an owner, at Audubon, Bonita National, Colonial, Esplanade Naples, Tiburon and Fiddler's Creek golf.

Both directions of this deserve stating. On the upside, Concert Golf's published account of its Renaissance response is that it absorbed $2.5 million of Ian damage, spent $180,000 in 14 days and $400,000 in 45, and stated there would be no assessment of its members. That is the operator describing itself and should be read as such. On the downside, reviewer sentiment at one municipally owned course in Cape Coral declined measurably after a management agreement, including an April 2026 review titled around it being the worst managed course in the region. That is reviewer sentiment about one property, not a verdict on any operator.

Which Naples golf courses are on a clock right now?

Two courses in this guide have a published end date or a stopped clock, and three of the 61 communities depend on them. Neither situation appears on any competing page we sampled, which is a strange thing to leave out of a golf community guide, because a course changing hands or sitting closed is the single largest thing that can happen to the value of a home bought for its fairway view. Both are documented from first-party sources, and both should be read before an offer is written on those three communities.

Hibiscus Golf Club stays public only until April 2027

Hibiscus Golf Club on Rattlesnake Hammock Road in East Naples sold in March 2026 for $28 million to a partnership creating The Lantern Club, a proposed members-only club with an 18-hole course, a clubhouse and six golf cottages. The club states on its own site that Hibiscus and Brooks Bar and Grill will remain open as a daily-fee public golf facility and public restaurant until April 2027, with the driving range, short game area and putting green also open to the public until then, and golf instruction continuing as before. A spokesman for the acquiring partnership put the same date on the record: they anticipate keeping the current course open to the public until the end of April 2027. The course was built in 1969.

This matters directly to two communities in our table. Lely Golf Estates and Lely Country Club are both non-gated neighborhoods with very low association dues, roughly $100 and roughly $240 a year respectively, whose golf story is entirely Hibiscus being a public daily-fee course you can walk onto. After April 2027, on the currently published plan, that course becomes private. No successor public arrangement has been announced. A buyer who prices those homes today on the basis of easy public golf next door is pricing an arrangement with a published expiry date, and nobody selling them is obliged to mention it. We are mentioning it.

The Riviera Golf Estates course has been closed since April 2022

Riviera Golf Estates is a gated 55-plus community of nearly 700 homes off Rattlesnake Hammock Road, built between 1967 and 2003 and physically intertwined with an 18-hole golf course that has not been in play since April 2022. The course land is separately owned by La Minnesota, which bought it for $4.8 million in 2005 with redevelopment in mind. The homeowners association sued in 2022 to block houses being built on it.

On February 6, 2025, after a one-day bench trial, Collier Circuit Judge Lauren Brodie ruled that the restrictive covenant requiring the land to be used solely as a golf course runs with the land and is enforceable until August 18, 2030. Read the ruling carefully, because the useful part is what it does not do: the court did not order the owner to operate a golf course. The covenant blocks development. It does not restore golf. La Minnesota has appealed to Florida's Sixth District Court of Appeal, arguing the lower court used the wrong root of title, and multiple attempts by homeowners to buy the property, including one involving the county, have failed. Buy in Riviera Golf Estates for the 55-plus community and the price point. Do not buy it for the golf, and do not assume 2030 is a date on which golf returns.

The costs that show up at closing

One-time capital contributions are the line buyers most often fail to budget for, and in Collier they are substantial. Stonebridge charges a $17,500 resale fee. Foxfire charges $15,900. Naples Heritage charges $15,000. Cedar Hammock charges $12,000. All four come from the associations' own documents, which makes them among the most reliable numbers on this page.

There is an unadvertised pattern inside those figures worth knowing if you already own in the community. Every one of them drops by roughly 80 to 90 percent for a buyer who already owns inside the community. Foxfire falls from $15,900 to $2,000. Naples Heritage falls from $15,000 to $3,000. Stonebridge waives the fee entirely if you sell and rebuy within a year. That is an inferred pattern read across verified individual figures, and it means moving within your own community is dramatically cheaper than moving into it.

Cart and trail fees are their own line. Foxfire's published card shows a trail fee of $2,200 a year plus tax to run your own cart, a cart lease at $3,180 a year plus tax, and a cart fee of $30.50 for 18 holes. Kensington charges a reported $1,950 a year for a personal cart.

Food and beverage minimums are billed whether or not you eat, and unspent balances are generally forfeited. Naples Heritage bills $500 with any unmet balance charged plus Florida sales tax on December 31. Cedar Hammock bills $1,000. Eagle Creek bills $1,200. Kensington bills $600. Foxfire and Stonebridge have no minimum at all, and Stonebridge instead bills a flat $950 a year food and beverage service charge in place of per-meal gratuities.

Finally, understand that a single community can have many fee schedules. Cedar Hammock comprises 17 separate homeowner associations with fees set by address and no blended figure published anywhere. Stonebridge's ten neighborhoods run $2,564 to $7,800 a year on top of the $16,680 club figure. Asking what the fees are at a community is the wrong question. Ask what the fees are at the address.

Buying into a golf community without buying golf

A visible share of buyers now want the gates, the landscaping and the amenities without the golf cost structure, and developers have responded at both ends of the market. Five of the largest recently built communities in the nearby Corkscrew corridor were deliberately built with no golf at all: Bella Terra, Corkscrew Shores, The Preserve at Corkscrew, Verdana Village and Rookery Pointe, substituting pools, pickleball and fitness.

Racquet capital is visibly displacing golf capital inside existing clubs too. Quail West runs 10 dedicated pickleball courts against 6 tennis courts, the deepest program we documented. Pelican Sound's own 2026 fact sheet shows 14 pickleball against 8 tennis. Cypress Woods runs 9 pickleball against 2 tennis. Grey Oaks opened a shared racquet complex with Collier County in 2026. Naples is reasonably called the world capital of the sport, hosting the US Open Pickleball Championships since 2016 at the facility on Thomasson Drive, though its court count is reported as 50, 64, 65 and over 90 across different sources, so we do not print a single figure.

One honest limit on this section. No survey, MLS field or study exists that quantifies what share of Naples golf-community buyers do not golf, so we will not imply a percentage. And there is real counter-evidence: the National Golf Foundation reports structured league play up 68 percent nationally since 2019. The shift we can document here is about cost structure and buyer preference for optionality, not about golf declining.

Living here year round versus seasonally

Population in these communities swings hard by season, and it changes everything from tee sheets to restaurant waits. The only hard number in our research comes from Maple Leaf Golf and Country Club, which reports roughly 1,500 seasonal residents against about 500 year-round, meaning population roughly triples every winter. That community is in Charlotte County, but the pattern holds across Collier.

Golf cart rules are worth getting right before you buy a cart. Under Florida Highway Safety and Motor Vehicles rules, private association roads follow association rules, while public streets follow statute. A golf cart is limited to 20 miles per hour on roads posted at 30 or below. A low-speed vehicle must be registered, titled and insured with $10,000 personal injury protection and $10,000 property damage liability, driven by a licensed driver, on roads posted at 35 or below. Since October 1, 2023, operators under 18 need a learner's permit or driver's license on public roads.

If you intend to rent the home, Collier imposes a 30-day minimum with a maximum of three rentals shorter than six months per year without a state license, and 6 percent state sales tax plus tourist tax applies on stays of six months or less. The golf detail that matters for rental income: bundled golf privileges typically transfer to a tenant, while an equity membership attaches to the owner rather than to the property. Verify both against the specific club's rules before you underwrite rental income.

Two pieces of local reality that no golf guide mentions. The Florida State Golf Association confirms the Rules of Golf grant free relief from a dangerous animal near your ball but specify no safe distance, leaving the judgment to the player, which is the honest state of alligator relief on a Naples course. And gopher tortoises are a Threatened species whose burrows are protected with a commonly cited 25 foot buffer and cannot be filled or moved without a state permit, which occasionally constrains what you can do with a golf-adjacent lot.

Every Naples and Collier golf community, one by one

What follows is a section on each of the 61 communities in the benchmark above, in the same order: communities where club membership is mandatory first, then private communities where golf is optional or held by a separate club, then semi-private and resort communities, then communities served by a public or daily-fee course with no club obligation, and last the one community whose course is not currently in play. Each section carries at least one specific detail that does not appear in the table, such as a tee time system, a documented capital contribution, a course renovation, an ownership change, or a membership cap.

Bay Colony Golf Club

The most useful Bay Colony document we hold is old but club-issued: the 2006-07 Dues and Fee Schedule, which set initiation at $250,000 and broke the annual bill into $12,550 of dues, $1,200 of capital and a $1,900 food and beverage minimum. Nothing comparable has been published since, so today's figures come from realtor and aggregator sites, and they disagree: one puts annual dues at $31,300 as of July 2026, another at $25,400 a month later. Residents are required to carry a Social Membership; golf itself is the optional layer above it, with equity reported as roughly 80 percent refundable on resale. Robert von Hagge built the course in 1996 with Jeffery D. Blume, and Mike Smelek remastered it in 2013-14. No dated Hurricane Ian damage report for the golf facility surfaced in any research pass. Cedar Hammock Golf & Country Club

Cedar Hammock runs the Chelsea Tee Time System, a points-based reservation platform, and a club profile reports that in peak season, January through April, most members can expect roughly two rounds a week. That is the most concrete in-season tee-time number we have found for any Collier bundled community. The escalation here is also unusually well documented. Comparing a 2013 fee sheet to the club's 2026 rate sheet, the annual assessment moved from $4,836 to $9,788, the one-time capital contribution at closing went from $2,500 to $12,000, the food minimum from $750 to $1,000, and the transfer fee from $250 to $550. A $415 quarterly special assessment runs through 2032, and the rate sheet does not say what it funds. Collier's Reserve Country Club

Collier's Reserve sits on 450 acres along the Cocohatchee River, with an Arthur Hills course that opened in 1993. It is member-owned, and membership is required of homeowners, though the club also admits non-resident members. The fee picture is the least settled of any equity club in North Naples. Three secondary sources put initiation at $225,000, roughly $200,000, and $80,000 described as non-refundable, which is inconsistent with an equity structure and cannot be reconciled without a club document. The dues reporting has its own tell: one aggregator lists $26,450 golf against $18,818 social, which would make the social tier 71 percent of golf when the county norm runs 30 to 60 percent. Countryside Golf & Country Club

Countryside publishes a prospective buyer packet, and the fiscal October 2025 to September 2026 edition is specific enough to supersede the $6,790 aggregator figure that had circulated for years. Annual dues run $7,417 for the golf tier and $4,828 for social with limited golf, with cable and WiFi adding $885.88 and a Countryside 2.0 special assessment adding $293.85 per quarter through January 1, 2033. The food minimum is $0 for this fiscal year, down from $600. Every buyer pays a $12,000 resale capital contribution, and your tier is fixed by which home you buy: 850 of the 1,133 units are Golf and 283 are Social with Limited Golf. The renovation credit is genuinely unresolved, with sources naming Gordon Lewis in 1999 and Kipp Schulties in 2019 while the club's own packet says only "fully renovated in 2019." Cypress Woods Golf & Country Club

The club's Master Association fee document, dated December 4, 2025, is one of the cleanest in the county. Total 2026 annual cost is $10,502, built from $7,650 in operational dues, $1,794 in reserve dues and $1,058 for cable and internet, payable annually by December 31, with a $600 food minimum running December 1 to November 30. A $10,000 resale capital contribution applies at closing, dropping to 25 percent of that for a current owner buying again inside the community, plus a $300 transfer fee. Non-resident memberships are sold at $12,500 individual, $13,500 family and $4,000 social, which is why the tee sheet plays semi-private even though the community itself is bundled. Eagle Creek Golf & Country Club

Eagle Creek keeps its own 40th-anniversary timeline, and it is the best storm record any Collier club publishes about itself. Hurricane Irma in 2017 brought 23 inches of rain in four hours and Category 4 winds, took more than 1,500 trees, and closed the course for roughly two months. Ian delivered a direct hit and historic flooding in 2022, and the club still opened in time for season. That kind of dated, club-authored history is rare here. Membership is required of every resident at either the golf or social level, with golf capped at 365. Initiation is contested: $125,000 appears in two separate 2025 and 2026 surveys, while another source reports $55,000 and claims club sourcing. Esplanade Golf & Country Club of Naples

The single thing most listings get wrong about Esplanade is that golf is not bundled uniformly. Certain coach homes carry only a social membership at lower dues while others carry full golf, so the deed matters more than the address. Golf dues run approximately $11,536 per an aggregator page modified in July 2026, corroborated independently by a separate "$960 per month" figure that annualizes to $11,520; social-only sits near $2,700. The exact quarterly master HOA line remains unread: a file named Esplanade-2025-Master-HOA-Dues-Fees.pdf was located on a bundled-golf site but never parsed, so we do not quote it. The Chris Wilczynski course opened in 2014 at 6,983 yards, and Troon Prive holds the management contract. Fiddler's Creek (The Golf Club at Fiddler's Creek)

Golf at Fiddler's Creek is optional, not bundled. Residents must carry the base Club and Spa membership; the golf membership is a separate decision on top of it, and marketing that flattens the two is wrong. The one hard primary number we have is the CDD No. 1 adopted budget for fiscal 2024-25: a General Fund operations and maintenance assessment of $1,736.29 per unit, with Marsh Cove Phases 1 and 2 adding $5,100 in debt service for a combined $6,836.29. Golf initiation is the widest spread in our dataset, running from roughly $50,000 to a $450,000 outlier, so we publish it as a range and nothing more. A $10 million course renovation with an eight-month closure is documented in trade press with no funding mechanism disclosed. A resident social post claiming a $20,000 per-household assessment was checked against CDD board minutes and could not be confirmed. See our Fiddler's Creek community page.

Forest Glen Golf & Country Club

Forest Glen publishes no rate sheet of its own, which is worth saying plainly before quoting anything. The figures we hold come from realtor sources dated August 2026: roughly $7,812 a year, billed as $1,953 quarterly, plus a $750 food and beverage minimum, with one breakdown splitting that into $6,268 of golf dues, the $750 minimum and an optional $1,925 private cart charge. At closing, the same source reports a non-refundable fund fee of approximately $3,906 alongside a $6,000 new-member amenity capital contribution. A separate aggregator page modified in July 2026 lands on the identical $7,812, which is meaningful corroboration for a community with no club-issued document. The renovation history is unusually crowded, with credits to Arthur Hills, Steve Forrest and Associates in 2008, Chris Wilczynski in 2006 and Ron Forse in 2024 over a Gordon Lewis original. Foxfire Golf & Country Club

Foxfire's approved master budget documents give us the cleanest single-year dues escalation in Collier County: club-level total moved from $7,920 in fiscal 2024-25 to $8,590 in 2025-26, an 8.5 percent rise in one year. That total breaks into $6,420 of owner maintenance, $1,320 for capital repair and replacement and $850 for capital improvement, and there is no food minimum at all. The transfer fee is the number that surprises buyers: $15,900 from an outside buyer, but $2,000 if the buyer already owns at Foxfire. The club's published card also prices carts at $16.25 for nine and $30.50 for eighteen flat in both seasons, with a $2,200 annual trail fee plus tax for a personal cart. Glen Eagle Golf & Country Club

Glen Eagle produces a realtor disclosure packet that is the most legible fee document we have read anywhere in Collier County. Annual dues are $6,726 for golf and $4,756 for social, payable in halves on January 1 and July 1, with a $600 food minimum covering food and soft beverages only from January 1 to December 31 and no prepayment. At sale a capital contribution of $7,500 golf or $6,500 social applies, plus a $425 or $350 transfer fee and a $299 estoppel. The club states the structure directly: membership status is attached to the unit, so a member cannot sell or purchase a golf membership. Of 1,234 units, 924 are Golf and 310 are Social, and 15 neighborhood associations bill separately on top of the club figure. Mark McCumber designed the par 70 in 1991. Hammock Bay Golf & Country Club

The important structural fact here is that the golf course is now run as resort daily-fee golf under the "Golf at JW Marriott Marco Island" banner, so residents may join for golf privileges or simply use the community's other amenities. There is no member ownership available. The fee reporting conflicts sharply: aggregator figures put golf initiation near $55,000 with dues around $8,200, while a lifestyle site tied to the Members Club at Marco reports initiation of $125,000 partially refundable with dues of $15,500 plus 6 percent tax and states the golf waitlist is closed indefinitely with membership full. Those may be different products; we have not reconciled them and do not present either as the club's own number. The course began as Marco Shores under Robert von Hagge and Bruce Devlin in the mid-1970s, was substantially redesigned by Peter Jacobsen with Jim Hardy around 2003-04, went to TifEagle greens in 2015 and has since had a $4.8 million turf replacement to PlatinumTE Paspalum. Heritage Bay Golf & Country Club

Heritage Bay is the one case in this entire dataset where an aggregator figure matched the club document to the dollar. The club's 2026 Annual Dues and User Fees Schedule shows a $10,216 total assessment built from $6,981 operating, $0 new capital, $2,188 reserve and $1,047 cable and internet, plus a $1,000 food minimum for 2026. For trend, the 2024 figure was $6,470. There is no initiation; instead a $13,500 resale capital contribution applies with transfer of title, along with a $250 estoppel and a $600 tenant transfer fee. The club positions itself as requiring no equity or membership deposit, and the fee schedule bears that out with a resale capital contribution rather than a share. The Gordon Lewis and Jed Azinger layout runs 27 holes across the Pine, Oak and Cypress nines on a 718-acre Lennar site. See our Heritage Bay community page.

Hideaway Beach Club

Hideaway deliberately does not publish its dues. A Marco Island lifestyle publication confirms the club directs enquiries to the membership office instead, and three research passes produced no schedule, so we report no annual figure at all rather than guess. Two specific numbers did surface. An undated source seen in August 2026 gives a $125,000 capital contribution for new members, the only club-specific initiation figure produced in any pass. Separately, a $5,000 Special Member Assessment was billed in two 2024 installments toward a capital project not to exceed $24.8 million. A prior aggregator figure of $175,000 is a Marco Island market average and must not be attributed to this club. The nine-hole par 32 course, originally Gordon Lewis and later renovated by Gary Player Design, entered a full Kipp Schulties reconstruction beginning April 6, 2026. High Point Country Club

High Point is the thinnest entry in this guide and we would rather say so than pad it. It is a bundled condominium community in the 34103 ZIP with a legally established 55+ age restriction, and every source we checked describes golf as included with ownership rather than purchased separately. The course is a nine-hole par-3 layout, though our own amenity matrix flags that configuration as needing verification. Initiation, annual dues and the course architect are all unknown after repeated passes at the club's own site, at document searches and at trade references; nothing surfaced in any of them. If you are considering a purchase here, the association is the only reliable source for current dues, and we would call on your behalf before you write an offer. See our High Point community page.

Lely Resort (master level)

Lely Resort is 5,278 doors spread across 48 separate homeowner associations, sitting under one master property owners association and one community development district, with three golf courses and 54 holes inside it. It is the largest single entry on this page and the one most often described wrongly. The master POA charge is small and public: $29.85 per quarter, $119.40 a year, per the approved 2026 budget across all 5,278 units. What is not small is the amenities covenant. Every residence and home site sold after February 10, 2003, plus certain home sites sold before that date, carries a recorded restrictive covenant requiring membership at The Players Club and Spa. The club publishes the neighborhood lists, and the thing to notice is that six neighborhoods appear in both the required column and the optional column, Classics, Chase Preserve, Masters Reserve, Mustang Island, Sunstone and Tiger Island Estates, with the club's own footnote confirming those neighborhoods carry both kinds of covenant agreement. The obligation is attached to the lot, not to the subdivision name, so no buyer can determine what they owe from the neighborhood alone and closing offices are told to send estoppel requests to the membership office. Lely Resort: The Players Club and Spa (the mandatory club)

This is the club you may be required to join, and it has no golf course. The Players Club and Spa at 8060 Grand Lely Drive is a 15-acre amenity campus: four pool areas including a lagoon pool and a lap pool, a 6,000 square foot fitness center with another 3,000 square feet of classrooms and an on-site physical therapist, a full spa, 13 Har-Tru tennis courts including a stadium court with a seating pavilion, four pickleball courts and four bocce courts. The 2026 fee schedule is published: a $10,000 refundable membership deposit, refundable only under the club's Membership Plan and not transferable, and annual dues of $6,400 plus 6 percent Florida sales tax, which is $6,784. Dues are prorated from the closing of an amenities-covenant home. Two details in that schedule matter to particular buyers and appear nowhere in a listing. Membership privileges extend to a spouse and unmarried children under 25 who live at home, attend school full time or serve in the military, so a family with a 23-year-old at college is covered. And if you intend to rent the home out, the rental transfer fee is $375 plus tax per lease of 30 days or more, capped at twelve transfers per calendar year, which quietly sets a ceiling on how short you can slice a rental season.

Lely Resort: The Classics Country Club (private golf, optional)

The Classics is a private club sitting inside the semi-public Lely Resort master plan, and golf here is not bundled with a standard Lely home purchase. Gary Player designed the course in 1990, and it is one of 18 holes out of the 54 across Lely's three layouts. Initiation is a three-way disagreement that our research pass called one of the widest and most concerning spreads it found: $55,000 from an August 2026 aggregator, $100,000 from a page last modified in September 2025, and $125,000 from a more recent figure. Dues reporting is just as loose, running from $9,060 to $22,200 depending on the source, with a resort guide describing a tier-driven range of roughly $8,000 to $22,000. One local reviewer described low season here as being like having your own course, which is consistent with the seasonal demand collapse across the county. One further thing is unresolved and we will not pretend otherwise: the club's own signals, a national club-benefits programme, a national management contact address, no assessments and a nationwide transfer arrangement, all read as managed non-equity, while one secondary source describes it as member-owned equity. Those are incompatible and the club publishes no equity language either way.

Lely Resort: Flamingo Island and Mustang (public golf)

Two of Lely Resort's three courses are open to anybody who books a tee time, which is the fact that makes the whole community readable. Flamingo Island is a Robert Trent Jones Sr. design at 7,095 yards. Mustang is a Lee Trevino design at 7,230 yards. Neither requires a membership, a residency, or a covenant. So the practical picture at Lely Resort is the reverse of what buyers expect almost everywhere else in this county: the club you must join has no golf, the private golf club is optional, and two full-length championship courses in your own community are pay as you play. The one thing we cannot give you is a green fee. Both courses price dynamically through a third-party booking platform with no published rate card, which is normal for public resort golf in season and is also the reason a buyer should sample a February tee sheet before assuming casual access is cheap.

Mediterra (The Club at Mediterra)

The club's own membership page confirms the structure precisely: you must own in Mediterra to be a member, club membership is mandatory for all owners, and golf is purchased separately and optionally on top. As of September 1, 2026 both the Full Golf and Limited Golf categories are at cap, with each of the two Tom Fazio courses limited to 250 members. Both courses are in complete renovation at the same time. The club publishes no fees, which is why the initiation conflict cannot be settled: $350,000 appears on a July 2026 aggregator page while $250,000 comes from the current 2025-26 Mediterra club guide as cited by two other sources. A reported board action setting new initiation fees effective August 1, 2026 with a 4.75 percent dues increase for 2027 is the likely bridge between the two. See our Mediterra community page.

Naples Heritage Golf & Country Club

Naples Heritage publishes a full 2026 schedule, and the year-over-year comparison is the useful part. Operating rose from $7,940 to $8,350, up 5.2 percent, while the capital reserve assessment rose from $2,000 to $2,200, up 10 percent. Add a $700 Eight-Year Campus Expansion assessment running through 2026 and $371.40 of internet and the total lands at $11,621.40, billed in halves on January 1 and July 1. The $500 food minimum has real teeth: any unmet balance is charged, plus Florida sales tax, on December 31. A one-time pickleball and tennis project assessment of $1,500 also applies, or $1,600 in three installments. A buyer moving within the community pays a $3,000 resale capital contribution rather than the full new-resident figure. The club reports no waitlist. See our Naples Heritage community page.

Naples Lakes Country Club

The club's own billing schedule, approved October 26, 2022 for 2023, contains no initiation line item anywhere. That absence is the strongest structural evidence we have that this is a bundled community rather than a purchased-share club, and it is why we treat an aggregator's $100,000 initiation claim as likely wrong. That same schedule sets annual dues at $8,476, billed $2,119 quarterly, and itemizes charges buyers rarely anticipate: an "Arnie's" Cabana Renovation surcharge of $179 per quarter through October 2029, a clubhouse capital renovation charge of $174 per quarter through November 2024, a $2,125 annual trail fee per cart, $90 bag storage, $120 locker and a $30 handicap fee. A July 2026 aggregator now shows $10,456, three fiscal years later, so escalation is the likelier explanation than error. The National Golf & Country Club at Ave Maria

The National's approved 2026 golf association budget is a genuinely revealing document. Annual member golf dues were set at $2,625 for 2026, billed $656.25 quarterly, up from $1,780 in 2025. That is a 47 percent single-year increase, and the budget attributes it to a "raise in price and build out at 899" homes. The same document shows public play removed entirely for 2026, zeroing out a $901,393 revenue line, which is the mechanical reason the member figure had to rise. Those are golf dues only. Master association dues are billed separately and we were not able to obtain the 2026 master budget, so we do not quote a combined cost. Initiation is not published. Olde Cypress (The Club at Olde Cypress)

Olde Cypress is P.B. Dye's first 18-hole championship design in Collier County, opened across 1999 and 2000 on a 540-acre community of roughly 550 homes. Golf memberships are capped at 350 and are open to non-residents, while residents who do not hold a higher category are required to carry a social membership. That combination is the whole story here: it is not bundled golf, and buying a home does not put you on the course. Initiation reporting shows a plausible escalation rather than a flat contradiction, moving from $125,000 in a June 2025 NABOR survey to $175,000 on an April 2026 aggregator page, with a third report describing $60,000 with equity or $45,000 without. The same June 2025 survey reported no waitlist. One directory describes Olde Cypress as 36 holes, which is wrong; it is a single 18. See our Olde Cypress community page.

Quail Village Golf Club

Quail Village gives one of only two unambiguous club-stated equity confirmations we found anywhere in Collier County. In its own words, it is "a private, member-owned equity golf club, open to our residents and select non-residents," and membership is mandatory for community residents. The course is a full 18 at par 69 and 4,873 yards, which corrects a widely repeated claim that this is a nine-hole executive layout. The design credit is unresolved: the club says its Gordon Lewis signature course was built in 1985 and totally renovated in 2021, while an aggregator page lists a 1986 opening under William Maddox. We prefer the club for its own credit but note the disagreement. We publish no initiation or dues figure, because the one aggregator that lists them returns the same $5,580 in both fields, which reads as an extraction artifact. Quail West Golf & Country Club

Quail West runs a two-level structure that most summaries flatten, and the club's own PDF is explicit about it: House Membership is the "Minimum Mandatory Requirement for Quail West Property Owners," and Full Golf is an optional upgrade above that floor. Initiation is $250,000 Full Golf and $100,000 House, corroborated independently by two sources, with a Golf-in-Waiting tier priced at 75 percent of the prevailing full golf figure. Buying with a resale property triggers a $25,000 transfer fee in lieu of a new initiation, or $10,000 at the House level. The club's own document sets Full Golf operating dues at $24,940 with a two-tier annual capital charge of $2,000 or $4,000, and House at $13,100 plus $1,500 or $3,000. Master HOA runs $8,770 separately, the food minimum is $1,200 and a private cart trail fee is $2,350. Golf is capped at 540. See our Quail West community page.

Royal Wood Golf & Country Club

Royal Wood is repeatedly marketed as the lowest bundled golf cost in Naples, and that is precisely the claim we are not willing to publish without the club document. The obstacle is concrete: the official "Royal Wood 2025 Schedule of Dues and Fees" PDF was re-fetched on September 1, 2026 and returned no machine-readable text at all, because it is an image-only scan, and the club site carried no extractable fee page on that pass. What remains is a 2.5x spread between a $6,610 aggregator figure from an October 2024 page and a reported range of $2,650 to $4,130 from several realtor sites in August 2026. No initiation is reported by any source. The Michael Hurdzan course opened in 1989 and plays as a par 70 at 6,110 yards with a semi-private tee sheet. See our Royal Wood community page.

Silver Lakes RV Resort and Golf Club

Silver Lakes is the only one of the eleven communities we added to this guide in September 2026 where golf is genuinely bundled, and it is bundled at a price that has nothing in common with the rest of this page. Ownership here is deeded RV and park model lots inside a gated resort off Collier Boulevard south of US 41. The capital contribution at purchase is $1,500, and the quarterly assessment is $970, which is $3,880 a year, on the resort's own current page. A $907 quarterly figure still circulates on secondary pages and is simply out of date. For that, owners get a nine-hole executive course as part of ownership. Put those numbers next to the bundled country clubs higher up this page, where a capital contribution of $12,000 and annual dues near $10,000 are ordinary, and Silver Lakes makes a point the rest of the table cannot: bundled golf is a structure, not a price bracket. What you pay depends entirely on what is being bundled.

Stonebridge Country Club

Stonebridge publishes a four-year dues trend on its own site, and it is the most honest escalation disclosure we have seen from a Collier club: resident club dues of $5,972 in fiscal 2023, $6,511 in 2024, $7,087 in 2025 and $8,732 in 2026. The full fiscal 2026 club-level total is $16,680, which adds $2,508 of master association capital reserves, $2,570 of master association fees, a $950 food and beverage service charge in place of gratuities, and a $1,920 clubhouse renovation fee. That last line funds the 2023 loan and is scheduled for payoff in February 2035, so a buyer closing today inherits nine more years of it. There is no CDD and no food minimum. A $17,500 resale fee applies at closing, waived for a current single-home owner buying within a year of selling. Neighborhood fees stack on top, from $2,564 to $7,800. Talis Park

Talis Park gives us a rare clean year-over-year read because a 2025 club brochure and 2026 fee reporting cover the same two tiers. The 2025 anchor was $200,000 golf initiation with $23,000 dues, and $55,000 sport with $9,200 dues plus a $1,200 food minimum. For 2026, two independent sources put golf at $225,000 and sport at $65,000, both described as non-refundable, with golf dues near $24,725 and sport near $10,000. That is a 12.5 percent rise on golf initiation and 18 percent on sport in a single year. Every property owner must carry at least a Sport membership; golf is separate, optional and waitlisted, and non-resident memberships are not offered. The membership cap is disputed at 325, from a 2017 article and the club's own FAQ, versus 350 from an aggregator. Greg Norman and Pete Dye designed the course together, renovated in full in 2023. TwinEagles Golf & Country Club

TwinEagles states its structure in its own words with unusual clarity: "Membership is mandatory for all 717 Homeowners... Memberships are deeded to the property... We do not offer Non-Resident Memberships." The tier travels with the deed as Golf, Sports or Social, priced at $150,000, $60,000 and $45,000 respectively, unchanged across our August 2026 and September 2026 checks and corroborated by a June 2025 NABOR survey. Annual dues are the gap: the club publishes a heading reading "Club Annual Dues and Fees (fiscal year billing, 11/1-10/31)" with no dollar amount, checked twice. Golf is hard-capped at 614 memberships against 717 homes, roughly 300 per course, on nine-minute tee-time intervals. The Nicklaus-renovated Talon reopened in December 2021, and the Steve Smyers Eagle course plays 7,607 yards at slope 150 to 153, the most demanding card in the county. Vanderbilt Country Club

The Vanderbilt Community Association's 2026 fee document states the bundling flatly: total annual dues for all 800 homeowners is $13,159, built from $10,894 in operating dues, $2,240 in asset replacement reserves and $25 of new capital, billed quarterly, plus a $1,200 food minimum and a $2,200 private cart trail fee. The number buyers most need to see is the golf course replacement assessment approved October 30, 2025: $437.50 per quarter for 24 quarters, beginning July 1, 2027 and running through April 1, 2032, totalling $10,500 per unit, or $9,480 as a lump sum paid by July 1, 2027. It runs with the property to any successor owner, so it survives a resale. Neighborhood HOA dues stack on top, from $2,320.96 for villas to $5,278.40 for Waterford condos. Wilderness Country Club

Wilderness was Naples' first gated community, founded in 1974, with the course holding its grand opening on January 1, 1975 and a renovation in 2003. It is roughly 300 condominium residences across 25 two- and three-storey buildings on a member-owned, self-governed equity structure with a resident-elected board, and golf comes with the home rather than through a queue. A new clubhouse arrived around 2023 with interiors by Amanda Lindroth. On cost we have to be blunt about what we will not print. One aggregator lists annual dues of $56,160, a figure so far above every other club in the county that it is almost certainly several fee lines combined, and we do not publish it. Two others report roughly $20,916 and roughly $16,020 plus a $1,200 food minimum. Initiation is reported at $65,000, roughly $90,000 and $130,000, with no club schedule obtained. Wyndemere Country Club

Whatever the equity question turns out to be, one thing is settled: all property owners in Wyndemere are required to become members of the club, so golf access is not optional here. The equity label itself is disputed, with two realtor sources describing the club as member-owned and a third listing Wyndemere among non-equity Naples communities, while the club's own membership page returned no clear statement in any pass. Initiation carries the worst spread in the county, reported at $80,000, at $125,000 with a three to six month waitlist in a June 2025 NABOR survey, and at $160,000 on a July 2026 aggregator page, with no club document to arbitrate. Dues reporting is similarly loose, from $13,641 to $18,860 for the golf tier. The Arthur Hills layout runs 27 holes; the Green and White nine dates to 1981. See our Wyndemere community page.

Audubon Country Club

Audubon is a separate club from the homes around it: non-residents may join subject to approval, and membership is a purchase rather than something conveyed with a deed. The club confirms on its own site that it is managed under a Troon Prive contract, which is a management agreement rather than an ownership change. There is a golf waitlist, and the club does not publish its length. What it does publish, in effect, is the workaround: a $100,000 "Social Awaiting Golf" tier reported in a June 2025 NABOR survey, which is the same release-valve product other capped Naples clubs have adopted. That likely explains why $185,000 and $100,000 both appear as initiation figures. They are probably two products rather than one contested number, though we have not confirmed that. Bear's Paw Country Club

Bear's Paw is a Jack Nicklaus Signature design built with Jay Morrish and Thomas Pearson, opened in 1980 on Golden Gate Parkway and renovated in 2015, playing 7,067 yards at par 72. Golf memberships are capped at 352. The structural question buyers should ask first is whether membership conveys with the deed, because our research could not confirm that it does: the club and the residential community are distinct entities, and no source established a link between the two. Fee reporting is unsettled. Initiation appears as $150,000 on a June 2026 aggregator page and as a $100,000 to $150,000 range from a second source seen in August 2026. The social tier is reported at two irreconcilable levels, $15,000 with $6,000 dues against $3,000 with $1,500, which is too wide to publish as a single figure. See our Bear's Paw community page.

Landings at Bear's Paw

Landings at Bear's Paw is a gated enclave of 22 homes, which makes it one of the smallest entries on this page and easy to mistake for part of the larger club community it sits inside. Golf at Bear's Paw is optional for these owners rather than required, and residents are offered a reduced resident rate rather than a mandatory membership. The course itself is the interesting part of the record: Bear's Paw is a Jack Nicklaus design and was the first Nicklaus Signature course built on Florida's west coast, on a Gordon River site inside the city that would be effectively unbuildable today. We cannot give you the money. Bear's Paw publishes its initiation and dues behind a member login only, and the secondary figures in circulation for the main club vary too widely to carry into a table as fact. Club Pelican Bay

Two entirely different organizations get conflated here and they should not be. The Pelican Bay Foundation is community-wide and mandatory; Club Pelican Bay is a separate golf club that is neither. The Foundation publishes its numbers: a Capital Resale Assessment of $10,000 rising to $15,000 effective October 1, 2026 and then increasing 3.5 percent a year from 2027. Its annual assessment for fiscal 2026 is reported at two different figures for the same fiscal year, $2,083 and $3,295 per assessable unit, which is a real unresolved conflict. The golf club, by contrast, publishes no fee schedule or equity language at all, checked repeatedly across three passes, so the reported $130,000 to $150,000 initiation and roughly $13,070 to $13,530 in dues have never been club-confirmed. Country Club of Naples

Country Club of Naples is a separate club, not a community: the single-family homes around it are not part of it, and membership is bought rather than deeded. The club publishes essentially nothing on cost, so the $200,000 initiation and $20,496 in annual dues attached to it come from an aggregator page last modified in December 2025 and should be treated as directional. The one primary fact worth holding onto is a governance milestone from the club's own history: the membership bought the club for $700,000 in 1966. That history is also useful outside its own walls, because it references Hole-in-the-Wall as already operating in 1962, which is how we corroborate that club's founding date. The architect of the par 72, which plays roughly 6,822 to 6,827 yards, is not identified on the club's about page or in any trade reference we could find.

Forest Lakes (Quail Run Golf Club)

Forest Lakes is a non-gated condominium and villa community on Pine Ridge Road, and the golf inside it, Quail Run, is the only genuinely member-owned equity club among the eleven communities added to this guide. Membership is not required of Forest Lakes owners, so the equity structure is available rather than imposed. The recurring cost that does apply to every owner is not a club fee at all: the Collier County Forest Lakes Roadway and Drainage Municipal Service Taxing Unit is levied at 2.5000 mills for fiscal 2026. That is a taxing unit on your county bill, not a CDD assessment and not a homeowner association charge, and because it is a millage rather than a flat per-unit figure it scales with assessed value, which a flat CDD assessment does not. Two things about the course we will not state as fact. Quail Run's own scorecard reads par 70 at 5,101 yards, 35 out and 35 in, while prose elsewhere on the same site calls it par 72; we trust the scorecard, because a par 72 championship framing at 5,101 yards would mislead a buyer about what they are joining. And four different architect names circulate for this course, Walter Smith, Ernest Smith, Gordon Lewis and Arthur Hills, with the club crediting none of them, so we omit the credit rather than pick one and be confidently wrong.

Golf Club of the Everglades (Greyhawk)

This club changed hands on October 23, 2024, when Concert Golf Partners acquired the 261-acre property from PulteGroup in what trade coverage described as Concert Golf's 35th acquisition nationally. That date matters for reading every fee figure attached to the club. Both an equity tier at $85,000 refundable and a non-equity tier at $60,000 non-refundable were reported, against $105,000 on a July 2026 page, and annual dues split even wider, $11,684 for both tiers against $18,240 golf with $1,356 social. A 56 percent gap on dues around an ownership change is not surprising, but the connection is unconfirmed. A report of roughly 90 non-resident and 20 Greyhawk-resident applicants waiting predates the sale and should be treated as stale. Grey Oaks Country Club

The defining event at Grey Oaks is a governance one: members voted 98 percent to take the club over debt-free from developer Halstatt Partnership in 2010, with equity deposits reported as 80 to 90 percent refundable on resignation. That vote also gives us a rare escalation anchor, because the resident golf equity deposit in 2010 was $150,000 against the $375,000 reported consistently by three sources today, roughly a 2.5x rise. Full Golf is currently at cap with a wait of about three years for residents, confirmed by the club's own Director of Membership, Jerrod Tumbleson, in a published interview. Annual dues are reported at $25,286 and $32,504, a 28 percent gap where neither source states its fiscal year, which is the actual defect. Hole in the Wall Golf Club

Hole in the Wall is a Dick Wilson course founded in 1957 on Goodlette-Frank Road, later renovated by Ron Garl with Bel Jan, playing par 72 at roughly 6,527 to 6,544 yards. Membership is by invitation with sponsorship required, and it is sold by the club rather than attached to any deed, so the small residential parcel nearby does not carry access. We have no initiation figure at all, and we are not going to estimate one. The only dues figure in circulation is $30,000, from an aggregator page dated October 2024 that is nearly two years stale, and a separate club publication labels that same number as rumoured. What we can corroborate is the founding date: the Country Club of Naples' own history references Hole-in-the-Wall as already operating in 1962, which independently supports the 1957 origin.

Imperial Golf Club / Imperial Golf Estates

The apparent fee conflict here is not a conflict at all. There are two different products that share a name, and copy that mixes them will mislead buyers. Imperial Golf Club is the private club, reported at a $100,000 initiation with $12,468 golf dues and $2,195 social. Imperial Golf Estates operates a separate community amenity program with a $12,000 Full Golf joining fee and annual charges of $7,530 family or $7,250 single, plus a $255 quarterly capital fee and a $1,000 family food minimum, from an undated club-adjacent document. Neither path is tied to the home: residency in Imperial Golf Estates is not required to hold membership, and membership does not convey with a sale. Island Country Club

Island Country Club holds the only 18-hole golf course on Marco Island, which is the fact that governs everything else about it. Dave Wallace built it in 1966, it was redesigned in 1991 with Gene Sarazen's assistance, the greens were rebuilt in 2001, the fairways regrassed in 2014, and Kipp Schulties completed a 50th-anniversary renovation in December 2017 that added more than 75 new bunkers. Membership is by application to the club and is not conveyed with a property purchase, so buying nearby confers nothing. The $175,000 initiation and $22,000 in annual dues attributed to the club both come from a single aggregator page last modified in September 2024, which makes them close to two years stale and worth confirming directly before you rely on either. No dated Hurricane Ian damage report for this course surfaced in any research pass.

Kensington Golf & Country Club

Kensington documents the steepest initiation escalation in our dataset. An archived club membership PDF from 2018-19 sets initiation at $40,000, or $35,000 with a Board Certificate. Current aggregator reporting puts it at $125,000 and $200,000. The archived document is seven years stale and cannot price the club today, but it does something more useful: it proves a roughly five-fold rise. A separate $25,000 Golf Waitlist fee is also reported, and the existence of a paid waitlist product is itself strong evidence the golf roll is capped, though the closure is inferred rather than stated. Annual dues are reported at $24,736 Full Golf and $13,196 Sports, or roughly $22,200 elsewhere, with a food minimum of $600 family or $300 single across all categories. Moorings Golf & Country Club

The Moorings neighborhood is roughly 4,000 homes and is not coterminous with the club, which is the correction most buyers need first: this is a separate club with its own membership, not a golf community in the bundled sense. The history is well anchored. Developer Milton Link bought the 300-acre Crayton Tract for $1.5 million in 1957, the club was established in 1962, and the course was completed in 1963. Who actually designed it is genuinely unresolved, with two conflicting secondary sources naming Milton Link and Gordon G. Lewis; Lewis is separately credited with a 2007 renovation. The layout is an executive par 63 at 3,596 yards from the back tees, which is short by county standards and priced accordingly. Initiation is reported at $95,000 and at $40,000 for a Regular Golf category, with dues between $3,660 and $9,660 depending on tier and source.

Pelican Marsh Golf Club

Pelican Marsh has been member-owned since 2007, and its own 2016 fee schedule is one of the more instructive historical documents in this guide. It lists an equity initiation of $45,000 alongside a non-equity option at $30,000, with equity members receiving a two-thirds refund of the prevailing initiation on resignation, plus $9,580 in dues and $3,500 in capital dues. If today's reported $150,000 is accurate, that is roughly a 3.3x rise in a decade, though a second source puts it at $65,000 and current terms are not published. Golf here is optional and not tied to buying a home in the community. Robert von Hagge designed the course with Bruce Devlin, breaking ground in 1993 and opening in 1994, originally as a combined layout shared with The Estates at Bay Colony before the two were split into full 18s in 1996. Quail Creek Country Club

Quail Creek is one of the few Collier clubs that publishes an initiation figure itself: $150,000 plus monthly dues on its Class A Golf Membership page, with a separate Golf Waitlist tier at $75,000 plus tax credited toward the full fee on conversion, and a price increase scheduled for March 1, 2026. The dues amount is not published, and an aggregator's $22,497 has never been club-confirmed. The same aggregator lists a $40,000 food and beverage minimum, roughly 20 times every other club in the county, which we treat as misattributed and will not print. The club's site also states that Golf Waitlist Memberships are not currently available, a sentence that could mean either full and closed or open with no queue needed; call before assuming. A $26 million Ron Forse rebuild of all 36 holes is underway, following an $18.5 million rebuild after Irma in 2017 that cost roughly 4,000 trees and every bunker. See our Quail Creek community page.

The Quarry Golf Club

The Quarry was built by Michael Hurdzan and Dana Fry on a former working limestone quarry, opening in 2007, and a preserved dragline crane still sits above the fifth hole. The signature amenity is not the golf: it is a private beach on Stone Lake with water-skiing, across an 800-acre property. Whether golf is bundled is genuinely contradictory in our sources. A club social post from August 2026 states that golf membership is optional, while one corpus file classifies The Quarry as bundled, and we have not resolved it. Initiation shows the same problem: $115,000 and $110,000 agree closely across two independent sources, while a $250,000 figure appears only in a club social media promotion, which is the weakest source type but also the only one that could be club-originated. The club posted after Ian describing itself as resilient with minimal damage. See our Quarry community page.

The Club at the Strand

The Strand carries an unresolved classification problem that a buyer should know about before touring. Our community table lists it as bundled, but a June 2025 NABOR Country Club Expo survey reports a $55,000 initiation fee with no waitlist, and bundled communities do not charge initiation fees. The presence of a quoted initiation is evidence against pure bundling, and we cannot settle it from public sources. Annual dues, the equity model and the course architect are all unknown after passes at the club's own site, at document searches and at trade references, so we publish none of them rather than borrow a number from a comparable club. What we can say is that this is roughly 1,100 residences in North Naples around an 18-hole course, and that $55,000 was the lowest quoted initiation of any North Naples club in that survey. Vineyards Country Club

Vineyards is unusually direct about its own terms. Its FAQ states that the club is privately owned by the Procacci family, that it is non-equity, and that all initiation fees are nonrefundable. For 2026 it publishes $180,000 Full Golf with $18,725 in dues and $60,000 Lifestyle with $8,775, no food and beverage minimums, no assessments and a debt-free balance sheet, billed October 31 and due in full by December 15. Those figures supersede the $150,000 and $15,950 to $18,750 range that circulated previously. The tier difference is the sharpest documented example of seasonal access pricing in the county: Full Golf books tee times seven days out, while Lifestyle plays once a month after noon from November 1 to April 30 and books only one day in advance. Roughly 75 percent of members live in the community, and you do not have to. See our Vineyards community page.

Windstar on Naples Bay

Windstar states its own structure clearly: an equity, member-owned golf and country club that accepts non-resident members, and it markets itself as Naples' only non-bundled golf community on the bay. Residents inside the gates are explicitly not required to be members. What makes this club worth reading carefully is that the membership structure itself changed. A 2021 club PDF shows a $15,000 Membership Contribution with quarterly billing of $6,500 operating plus 7 percent tax and $1,250 capital. A 2023 club PDF shows a restructured $1 Equity Membership, non-refundable, with a "Waiting on Windstar" program that locks the initiation in at the point of waitlist entry. A $125,000 figure from a March 2025 aggregator page is a different animal entirely, and the current 2026 schedule was not captured. The Glades Golf & Country Club

The Glades does not publish a single fee document, and there is a structural reason for it that buyers should understand: dues vary across 11 condominium sections and must be obtained by phone for the specific section you are buying in. That is the club's own explanation, and it is why initiation, dues and the course architect all remain unknown here. What the club does publish is a Summer Reciprocal Program running May 1 to October 31, under which more than 60 country clubs open for play to Glades members, with non-owners able to buy a South Florida PGA Golf Pass for summer access. The hole configuration is disputed: one source describes two 18s named Pines and Lakes, another describes The Pines at par 70 and The Palmetto as a par 55 executive with seventeen par 3s and one par 4. Tiburon (The Ritz-Carlton Naples members club)

Tiburon is explicitly not member-owned. The property is owned by Host Hotels and Resorts, a publicly traded REIT, and operated by Troon Prive, and participation in the club is entirely optional with a home purchase. Club PDFs covering 2025 and 2026 set Medallion, the resident tier, at a $220,000 initiation that is 80 percent refundable with $17,120 in dues, and Signature at $50,000 non-refundable with $6,675, where Signature golf is limited to May through October at a reduced rate. The trend line is stark: in 2016 Medallion was $70,000 fully refundable with $11,140 in dues, roughly a 3x rise in a decade. A broker claim of an associate waitlist in excess of ten years is unverified. Treviso Bay (TPC Treviso Bay)

The single most important thing to verify at Treviso Bay is whether the specific unit you are buying carries the golf designation, because golf is bundled on some units and not others, not community-wide. The club's own 2026 annual fee sheet confirms the split structurally, separating a mandatory Master Association charge of $7,420 from a Golf Association charge of $5,350, which totals $12,770 for a golf-deeded unit, plus a $750 food minimum. At closing a golf buyer pays two capital contributions of $7,500 each. Per-neighborhood lawn care runs from $1,998 in Via Veneto Villas to $4,022 in Peninsula. Access is seasonal by design, private to members November 1 through April 30 and open to public play May through October, and the club's own marketing names peak tee-time demand from January through March as a drawback. Heritage Greens (Arrowhead)

Heritage Greens is a North Naples community off Immokalee Road where the golf, Arrowhead Golf Club, plays through the neighborhood and is open to the public, and no club membership is required of owners at all. The number that matters here is the district assessment: $649 per unit for fiscal 2026, and it is operations and maintenance only, because there is no debt service bond outstanding. That is unusual for a Collier community development district and it is worth understanding why it matters. A CDD assessment normally has two halves, one paying to run the district and one repaying the bonds that built the infrastructure. A community still carrying construction debt can be paying several thousand dollars a year where Heritage Greens pays $649, and the debt half eventually retires while the operations half never does. One thing we cannot resolve, and both sources are first-party so we print both: the master association describes the community as semi-gated, while the district's own budget funds a gatehouse, a $35,000 security contract and an Envera virtual guard system. The practical reading is staffed and virtual gate control without full private-gate exclusivity, but the two documents genuinely say different things.

Lakewood Country Club (a public club, not a community)

We include Lakewood and we label it plainly, because the MLS carries Lakewood as a golf-tagged development in East Naples and buyers ask about it, but it is not a golf community in the sense the rest of this page uses the term. Lakewood Country Club is a standalone public club: 18 holes at par 60, an executive layout, open play with no residency requirement. There is no membership condition attached to owning a home nearby, and the club administers no homeowner association. The residential neighborhood around it is a neighborhood next to a golf course, which is a genuinely different product from a community that owns or obliges its club, and it is priced differently for exactly that reason. If you want proximity to golf and no club obligation whatsoever, this is the cleanest version of that in the county. If you want a country club lifestyle, this is not one, and no amount of listing language should convince you otherwise.

Lely Country Club

Lely Country Club is a non-gated East Naples community governed by a property owners association established in 1985 sitting above twelve sub-associations, with a master charge of roughly $240 a year plus whatever the sub-association at your address adds. No club membership is required of owners. Two courses adjoin it and they are opposites: Royal Palm Country Club is private, and Hibiscus Golf Club is public daily-fee, which is where the timing risk described earlier on this page lands directly on these homes. There is also a boundary quirk here worth knowing before you search listings. Lely Country Club and Lely Golf Estates split a single street by house number, with the Lely Country Club association claiming St. Andrews Boulevard from house number 402 upward. That is almost certainly why the MLS carries the two as separate developments, and it is why a search filtered on one of them will silently miss homes a hundred yards away in the other. The MLS also carries a bare "Lely" development that maps to no association at any level and is a data-hygiene bucket for the older area rather than a place.

Lely Golf Estates

Lely Golf Estates is 462 homes on and around St. Andrews Boulevard with a homeowner association charging roughly $100 a year, which is very close to the lowest recurring association cost of any community on this page. Nothing about golf is required here. The golf story is entirely Hibiscus Golf Club, a public daily-fee course you can walk onto, and that is precisely the thing that changes in April 2027. Hibiscus sold in March 2026 for $28 million to a partnership creating a members-only club, and Hibiscus states on its own site that it and Brooks Bar and Grill will remain open as a daily-fee public facility until April 2027, with no successor public arrangement published. The course dates to 1969 and plays as a par 71 by the club's own reckoning, though aggregators repeat par 72. So the honest description of this community today is a very cheap association, no club obligation, and public golf next door with a published end date. All three of those facts belong in the same sentence when you are pricing an offer.

Royal Palm Golf Estates

Royal Palm Golf Estates is a gated community off US 41 East with Eagle Lakes Golf Club operating inside the gate as a daily-fee facility, which is an unusual combination worth naming: you get a course behind a gate without a club obligation attached to your deed. No membership is required of owners. That structure sits between the two models most of this page describes, because a gated community with public golf inside it gives residents the security and the streetscape of a private community while pricing golf per round rather than per year. What we could not get is the money on the club side. Royal Palm Golf Club publishes neither an initiation figure nor annual dues at any tier we could reach through the club's own materials, and we would rather say that than repeat an aggregator number for a club that has never confirmed one.

Turtle Lake Golf Colony

Turtle Lake Golf Colony is 422 condominium units off Airport Pulling Road south, and the useful fact about it is structural rather than financial. Golf here is external and optional, and there is no second association layered on top of the condominium association for a club. That sounds minor and it is not: in a great many Collier communities the recurring cost stack is condo fee plus master association plus club dues plus a district assessment, and a buyer comparing a headline condo fee across communities is often comparing one layer of a four-layer bill. At Turtle Lake the condominium fee is effectively the whole obligation. We cannot publish that fee, because the association does not publish it at a community level and it varies by building, so the number you need is the one on the estoppel for the specific unit rather than any figure printed anywhere online, including here.

Valencia Golf and Country Club

Valencia is a gated residential community in the Orange Tree area off Immokalee Road with a public golf course and an optional membership, and its initiation is one of the lowest genuine club initiations in Collier County at $500, a figure that is consistent across every block on the club's own page. The annual dues are where it falls apart, and we are going to refuse to print a single figure. On one page, on one screen, the club states Individual $2,900 and Family $4,000 in one block and Individual $3,500 and Family $4,500 in two others. The cart fee reads $20 in one place and $24 in another. Advance tee time booking reads seven days in one place and fourteen in another. Every one of those is the club describing itself, which means the usual fix of preferring the club-primary source over the aggregator does not help: the club-primary source disagrees with itself. Get the number in writing from the membership office before you budget, and treat any published Valencia dues figure, ours included, as a starting point for that conversation rather than an answer. Riviera Golf Estates

Riviera Golf Estates is a gated 55-plus community of nearly 700 homes off Rattlesnake Hammock Road west of County Barn Road, built between 1967 and 2003 and physically wrapped around an 18-hole golf course that has not been in play since April 2022. The course land is separately owned by La Minnesota, which bought it for $4.8 million in 2005 with redevelopment in mind, and the homeowners association sued in 2022 to stop houses being built on it. On February 6, 2025, after a one-day bench trial, Collier Circuit Judge Lauren Brodie ruled that the restrictive covenant requiring the property to be used solely as a golf course runs with the land through a chain of deeds and is enforceable until August 18, 2030. The distinction that decides what a buyer here is actually holding is what the court did not do: it did not order the owner to operate a golf course. The covenant blocks development and does not restore play, so the realistic outcome for the next several years is closed land rather than either houses or golf. La Minnesota has appealed to Florida's Sixth District Court of Appeal, arguing the lower court used the wrong root of title, and several homeowner attempts to buy the property, including one involving the county, have failed. This is a genuine 55-plus community at a genuine price point and we are happy to show it to you on that basis. It is not, today, a golf community.

Which Naples golf communities we cover

Of the 61 communities in the benchmark above, we maintain dedicated pages on 47 of them, which is the practical reason this guide exists. A comparison table is useful for narrowing a list, but the decision gets made on a specific address, in a specific neighborhood, against specific comparable sales. Those pages are where that work lives, and each one is linked from its section above.

Our coverage is deepest in North Naples and the Immokalee Road corridor, where the concentration of golf communities is highest, and it extends east to Ave Maria and south to Marco Island. The 14 communities in the table without a dedicated page are noted honestly in their rows, and most of them are the East Naples public-course communities we added to this guide in September 2026 after an MLS review showed we had been comparing a narrower market than we claimed. We would rather tell you a page does not exist than send you to a thin one, and we would rather widen the table and admit the gap than quietly keep the smaller number.

These are the questions buyers actually ask us, ranked by how often we hear them and cross-checked against the questions search engines render for this topic. Where we cannot source an answer we say so rather than filling the gap, because a confident wrong answer about a fee schedule costs a buyer real money at closing.

What is the difference between bundled and equity golf in Naples?

Bundled golf attaches the membership to the home and collects dues inside your association fees, so every owner pays whether they play or not. Equity refers to whether your initiation is refundable when you leave. They are two different axes, not two options on one scale, and a community can be bundled and non-equity at the same time. In our audit of 61 Collier communities, golf is included in a mandatory membership at 24, while at a further 7 the membership is mandatory but golf is a separate optional purchase. Lely Resort is the clearest case of that second kind: the club you must join there, The Players Club and Spa, has no golf course at all.

Do I have to join the club if I buy in a Naples golf community?

It depends entirely on the community's structure, and there are three. In a bundled community, membership is mandatory and comes with the house. In an optional community, you may join or not. In a separate-club community, the club is a distinct entity and buying a home gives you no automatic right to join at all. Confirm which structure applies to the specific address in writing before going under contract.

Is golf membership part of my HOA fee?

In a bundled community, yes, and that is the definition of bundled. Foxfire's own fact sheet states you cannot opt out of the master association fees if you do not golf. In an optional or separate-club community, no, and your golf cost is a separate line on top of the HOA fee. This is the most common point of confusion we see, and it is the difference between roughly $8,590 and $16,680 a year across the club-primary figures we verified.

How many golf communities are there in Naples and Collier County?

Our September 2026 audit identifies 61 residential golf communities in Collier County and greater Naples: 31 where club membership is mandatory for owners, 19 private communities where golf is optional or held by a separate club, 3 semi-private or resort communities, 7 served by a public or daily-fee course with no club obligation at all, and 1 whose course is not currently in play. Inside that 31, golf itself is included in the mandatory membership at 24, while at the other 7 the required membership is social, sport or amenities and golf is a separate optional purchase. That count deliberately excludes private golf clubs with no residential component, such as Calusa Pines, Naples National and Old Collier, and it excludes Lee County. Lists that reach seventy or more entries get there by counting clubs and communities together, which is a different question from the one a buyer is asking.

What does it cost to join a private club in Naples?

The range is enormous and most clubs do not publish it, which is the honest headline. Where clubs or their own documents state a figure, Olde Cypress prices full golf at $60,000 with equity or $45,000 without. At the top of the market, reported initiation figures reach into the hundreds of thousands. We publish the conflicts rather than averaging them: Calusa Pines appears at $150,000, $160,000, $200,000 and $500,000 across four different sources, which tells you the number is not reliably public.

Which Naples golf communities are least expensive to get into?

Among the communities where we could verify an annual figure from the club's or association's own documents, Foxfire is the lowest at roughly $8,590 a year, followed by Cedar Hammock at $9,788 before its additional cable, food and beverage and quarterly assessment lines. We will not publish a full affordability ranking, because we have club-primary verified dues for only 18 of the 61 communities and a ranking built partly on realtor-blog figures would be a ranking of source quality rather than of cost.

Is there a waitlist, and can buying a resale home let me skip it?

In a bundled community there is generally no waitlist, because the membership transfers with the home. In an optional or separate-club community there may be a queue, an informal list, or no route at all if the club is invitation-only. A resale home carrying a transferable membership can genuinely shortcut both the queue and much of the initiation cost, which is why we ask about membership transferability on every golf-community showing.

Can I actually get a tee time as an owner?

That is governed by the ratio of members to holes rather than by what you paid. Cedar Hammock runs a points-based system where a club profile indicates most members play roughly twice a week in peak season. Vineyards restricts its Lifestyle tier to once a month after noon between November and April. At the other end, clubs with hard caps such as Naples National at 265 members and Old Collier at 250 run no tee time system at all. Ask for the member count and the hole count, then do the division yourself.

What should I know about buying a home on a fairway?

Errant golf balls, early-morning maintenance noise and cart path traffic are real and permanent, and in Florida the doctrine of assumption of risk generally limits your recourse for ball strikes. The offsetting benefit is an open, protected view that cannot be built on. We are not able to quote a fairway-frontage price premium for Southwest Florida, because no dated study of it exists that meets our sourcing bar, and any percentage you see quoted elsewhere should be treated with the same skepticism.

What about hurricane, flood and insurance on a golf community home?

Golf and lake adjacency confer no favorable flood rating. FEMA Zone D means undetermined hazard, not low risk. The detail most buyers miss is that under Risk Rating 2.0 the seller's capped premium does not transfer: a new policy is priced at the full actuarial rate immediately. Published Collier average premiums range from Citizens' filed $4,391 to Broker One's $7,650, so get a real quote on the specific address. And ask what turf the course uses, because paspalum courses recovered from Ian in weeks where bermuda courses took many months.

Can the golf course itself be sold or closed?

Yes, and two communities in this guide are living through it right now. Hibiscus Golf Club, the public course serving Lely Golf Estates and Lely Country Club, sold in March 2026 for $28 million and states on its own site that it stays open to the public only until April 2027 before becoming a members-only club. The Riviera Golf Estates course has been closed since April 2022; a Collier Circuit judge ruled on February 6, 2025 that a covenant keeps the land in golf use until August 18, 2030, but the court did not order anyone to operate a course, and that ruling is under appeal. Port Charlotte Golf Club never reopened after Ian. What protects you is the governing structure: a course owned by the member equity of the community behaves very differently from one owned by a developer or an outside operator. Ask who holds title to the golf land, and read the declaration.

What is a CDD fee and do these communities have one?

A Community Development District is a special-purpose local government that issues bonds to fund infrastructure and then bills residents to repay them, appearing as a separate line on your tax bill rather than inside your HOA dues. Several Collier golf communities operate within one. We are not publishing a per-community CDD list here, because we could not verify current amounts community by community to the standard the rest of this page is held to. Two we did verify are worth the comparison. Heritage Greens is assessed $649 per unit for fiscal 2026, operations and maintenance only, because its construction bonds are retired. Fiddler's Creek carries $1,736.29 per unit in operations plus, in Marsh Cove Phases 1 and 2, a further $5,100 in debt service, for $6,836.29. Same instrument, ten times the bill, and the difference is entirely whether the bonds are still outstanding. What do Naples golf homes actually sell for, by access type?

Across the 12 months to 31 August 2026 in Collier County, the median closed price was $435,000 for bundled golf, $1,050,000 for equity golf, $990,000 for non-equity golf, and $550,000 where the course is public. Equity golf transacts at 2.41 times the bundled median. These are our own figures, computed over every closed sale we could pull from the Southwest Florida MLS rather than sampled, and they describe the 5,245 sales where the MLS Golf Type field was filled in, not all 10,435 Collier sales.

Is a bundled golf home cheaper than a home with no golf at all?

Yes, at the median, and most buyers get this backwards. The median bundled golf sale in Collier County closed at $435,000 over the last 12 months. The median home with no golf available closed at $575,000. Buying into a bundled community can cost less up front than buying a comparable non-golf home, because the value sits in the mandatory dues you take on rather than in the purchase price. Budget for the carry, not the sticker.

Does golf access change the price per square foot?

It sorts it into a clear ladder. Over the same 12 months the median was $289 per square foot for bundled golf, $293 where the course is public, $327 with no golf available, $430 for non-equity and $456 for equity. Equity golf carries a 58 percent premium per square foot over bundled. The ladder is the same shape as the price ladder and tighter, which tells you the difference is the club structure, not the houses.

How long do golf community homes take to sell in Collier County?

Barely differently from anything else, which surprises people. Median days on market ran 60 for bundled, 66 for equity, 70 for non-equity, 64.5 for public course and 63 with no golf available. That is a 10 day spread across the whole range. Access structure sorts price hard and speed almost not at all, so do not assume a bundled home moves faster because it is cheaper, or that an equity home sits because it is dearer.

Can a non-equity club impose a special assessment on me?

Yes. Non-equity means you do not own a share of the club and generally get nothing back when you leave. It does not mean you are insulated from capital calls. Clubs fund clubhouse rebuilds, course renovations and storm repair through assessments, and a non-equity member can be billed for work in an asset they will never hold equity in. Ask for the last five years of assessment history and the current reserve study in writing before you offer.

Do dues go up, and how much warning do I get?

Assume they go up every year and that a large one-off is possible on top. The recurring complaint we hear from owners is not the size of the dues at purchase but the rate of change afterwards, compounded by capital contributions and storm-driven assessments. The documents that answer this are the association budget, the reserve study and the minutes of the last several board meetings. A community that will not hand those over before contract has told you something.

What is a food and beverage minimum?

A contractual amount you must spend in the club's restaurants each year, billed to you whether you eat there or not. It is a separate line from HOA, CDD, club dues and capital contribution, and it is the charge buyers most often leave out of their own maths. If you travel, spend summers north, or simply do not dine out much, treat the minimum as a fixed annual cost rather than a spending allowance.

With more than 60 communities, how do I actually narrow it down?

Start with how often you will genuinely play, because that single answer eliminates most of the list. Golf a few times a month and a bundled community usually wins on cost. Golf weekly and an equity or non-equity club can be worth its initiation. Golf rarely and the honest answer may be a community where golf is optional or absent. Then filter on carrying cost, then on location, and only then on the house.

How do I compare two specific Naples golf communities against each other?

Compare five things side by side and ignore the marketing: the membership structure and whether it is mandatory, the full annual carry including HOA, CDD, dues, capital contribution and food minimum, the members-per-hole ratio, the assessment history, and the flood zone. Which Naples golf communities do you actually sell in?

Are Naples golf communities all retirees, or are some family friendly?

Both exist and the difference is structural, not atmospheric. Some communities are deed restricted as 55 plus, which legally limits who can live there full time. Others are all ages with active junior golf programs, family pools and school-age populations. The tell is not the sales office description but the recorded deed restrictions and the club's own junior programming. Ask for the age restriction language in writing, because it governs resale as well as occupancy.

Can I get the Naples golf lifestyle without buying into a golf community?

Yes, and for infrequent golfers it is often the cheaper path. Collier County has public and semi-private courses including Hibiscus Golf Club, Eagle Lakes Golf Club and the Lely Resort Flamingo Island course. Buying a non-golf home and paying green fees avoids initiation, mandatory dues, capital contributions and food minimums entirely. The median non-golf Collier home closed at $575,000 over the last 12 months, against $990,000 for non-equity golf.

Is new construction or a resale golf community the better buy?

They fail in different directions. New construction carries delivery risk on amenities, and buyers in several Naples communities have closed on homes before the promised clubhouse opened. Resale gives you a club you can inspect today, a real assessment history and neighbors who will tell you the truth, but you inherit the building's age and any deferred maintenance. If you buy new, get the amenity completion dates in the contract, not the brochure.

Should I look at a 55 plus golf community or an all ages one?

Decide on resale before you decide on lifestyle. A 55 plus restriction narrows your future buyer pool to households that meet the age rule, which matters more than most buyers expect at exit. It can also deliver exactly the quiet, golf-centred community someone wants. Neither is better in the abstract. What is not negotiable is reading the actual recorded restriction rather than relying on how the community is described.

If I buy a resale home that already carries a golf membership, do I skip the waitlist and the initiation?

Often yes, and this is the highest leverage question on this page. Where a membership transfers with the home, a buyer can bypass both the queue and most of the entry cost. Quail West's own published schedule puts the transfer at $25,000 against $250,000 for a new initiation. Transferability is community specific and is usually visible only in agent remarks or by asking the listing agent directly, so it is worth asking on every property you consider.

Do I need a golf cart, and what is a trail fee?

In most Naples golf communities a cart is a practical necessity rather than a legal one, and many communities are laid out so residents drive them to the clubhouse and amenities. A trail fee is what the club charges you annually to use your own privately owned cart on its course, instead of renting one of theirs. Whether the roads outside your gate are legal for cart use is a municipal question that varies by community.

When is the best time of year to buy in a Naples golf community?

The market and the product show you different things at different times. Season, roughly January through April, is when you can see whether you can actually get a tee time and how crowded the amenities really are, which is the thing you cannot learn in August. Summer is quieter for negotiating. Our own data shows days on market between 60 and 70 across every access structure, so this is not a market where waiting reliably wins.

Are Naples golf communities a good investment?

Treat them as a lifestyle purchase with a resale consequence rather than an investment. What our transaction data does support is that the club structure, not the fairway view, sorts the price: equity communities transact at 2.41 times the bundled median and carry a 58 percent premium per square foot. What it does not support is any claim about appreciation, because a 12 month closed sale pull measures price levels, not growth. Anyone quoting you a Naples golf appreciation rate should be asked for their source.
