Eagle Creek Golf and Country Club is a private, member-owned golf community of 461 residences in Naples, Florida. It sits at the northeast corner of US 41 and Collier Boulevard in ZIP 34113, on about 300 acres of cypress, pine and lakes around a Larry Packard course that opened in 1984 (Eagle Creek Golf and Country Club). Every homeowner holds a golf or social membership in the club the members have owned since 1997, and there is no community development district.

Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day.
The Eagle Creek market, last 12 months: We tracked 31 Eagle Creek closings in the Southwest Florida MLS, $19,288,750 in volume, at a $420,000 median and a range of $175,000 to $1,975,000 (closed sales Aug 11, 2025 to Aug 11, 2026). Median days on market was 90.5 (30 sales reporting DOM) and the median sale-to-list ratio 92.9 percent.
Those 31 sales span a condominium at $175,000 and an estate home at $1,975,000 inside the same gate. The MLS filed seven of them under Eagle Creek Estates at a $1,050,000 median and twenty under the bare community name at a $362,500 median (Southwest Florida MLS). Every one also carries a club membership, golf or social, and the club itself says “Not all properties at Eagle Creek qualify for a Golf Membership” (Eagle Creek membership). An Eagle Creek seller who prices from the community median, without separating product, membership designation and condition, misprices the home. As the leaders of Domain Realty Group, whose team has closed over $2.5 billion in real estate, we read the product, the membership, the flood certificate and the comparable sales together before we set a list price. Sellers across the city compare the best real estate agents in Naples before they sign a listing agreement, and this page is our case for Eagle Creek in particular. You can read more about McGreevy and Comisar and how the team works.
For Eagle Creek sellers: professional photography, video and drone, a qualified-buyer database built over two decades, outreach to golf buyers who want a walkable course without a crowded tee sheet, and quiet, off-market options when you want discretion.

Eagle Creek, Naples is a finished, gated golf community of 461 residences where every owner holds a club membership in a member-owned equity club, with no CDD and a recently renovated clubhouse. The eight facts below change an Eagle Creek buying or selling decision most, each with its source and date.
Living in Eagle Creek, Naples means a small, gated golf club community where neighbors are fellow members: 461 residences on about 300 acres, a walkable 18-hole course, a renovated clubhouse, the Crystal Lake racquet and pool complex, rentals of 30 days to six months, and Marco Island, Rookery Bay and the Collier Boulevard shops minutes away.
Eagle Creek is finished. The last condominium on the state registry, Waterford Place, was recorded in January 1999 (DBPR registry), and the club counts “just 461 residences” today (Eagle Creek). Every sale is a resale. What changes is inside the homes: the club writes that its residences “are now enjoying a renovation revival” (Eagle Creek realtor resources), so two condos in the same building can be a generation apart in finish.
The club’s own description of itself is “an intimate gated residential community” dedicated to “first-class facilities and high-quality services in a fiscally responsible manner” (The Club). Its scale is the point: “Our scale means more available tee times, easier access to courts and facilities, and a social calendar that never feels overcrowded” (same page).
If you are just starting, our guide to buying a home in Naples covers the steps from pre-approval to the association disclosures Florida requires, and our Naples seller guide covers listing.

A typical Eagle Creek day starts with a tee time booked on the club app, “without a restrictive bundled Chelsea system,” on a course “you can walk the course anytime” (Eagle Creek golf). Midday moves to the Crystal Lake Sports Complex for tennis, pickleball or a swim in the Jr. Olympic-sized pool, and lunch at the Crystal Lake Café (Crystal Lake Sports Complex). Evenings are on the clubhouse veranda, renovated with a full roofline and retractable screens in 2024 (Club + Resort Business).
The calendar fills itself in season: “member-member and member-guest tournaments,” “Seasonal celebrations, holiday gatherings, and themed evenings,” and “Social clubs including bridge, mah-jongg, book clubs, and community groups” (The Club).
At Eagle Creek, the house and the club are bought together. “All homeowners at Eagle Creek hold a membership, golf or social,” and “Membership is required when purchasing a property at Eagle Creek” (Eagle Creek membership; social membership). Which membership a home can carry is attached to the property: “Not all properties at Eagle Creek qualify for a Golf Membership … prospective buyers should confirm the membership designation for a specific property before purchasing” (Eagle Creek membership).
The club describes three products: “Condominiums with the largest lanais in Naples, Carriage Home Villas with detached guest suites, and well-appointed Estate Homes featuring panoramic golf-course views,” in one, two and three bedroom layouts (Eagle Creek realtor resources). “The largest lanais in Naples” is the club’s own phrase. The state registry holds seven condominiums with 222 units; the remaining residences are villas and estate homes on platted lots (DBPR registry).
Eagle Creek is not age-restricted in any public record we found. The club describes members who become “golf partners and tennis teammates” and a place that “became a family legacy” (Eagle Creek). Seasonal owners, full-time retirees and families who want a club without a large-community feel all buy here, and renters can join for a season through the club’s Rental Membership Program. The zoned public schools are Manatee Elementary, Manatee Middle and Lely High (Collier County Public Schools lookup, school year 2026 to 2027).
Many businesses and at least one other Florida golf club share the name, and Eagle Ridge is a separate Naples community. This page covers only Eagle Creek Golf and Country Club at 11 Cypress View Drive, Naples, FL 34113. Falling Waters Beach Resort, about half a mile away, is also a separate community.
The Eagle Creek market over the 12 months to August 11, 2026 recorded 31 closed sales at a $420,000 median, from $175,000 to $1,975,000, with $19,288,750 in volume, all in ZIP 34113, under four MLS names that mix condominiums, villas and estate homes (Southwest Florida MLS).

The $420,000 median sits between two markets: the condominium-priced MLS names, Eagle Creek Country Club and Stonegate, which traded from $175,000 to $280,000, and Eagle Creek Estates, which traded from $700,000 to $1,975,000 (Southwest Florida MLS). The median is a community marker, not a price for any one home. The club’s own marketing describes “homes ranging from $549K to $2.49M and condos starting around $249K” (Eagle Creek real estate); the closed MLS record is what we price from. By building design, the 14 low-rise condominium sales had a $295,000 median and the 13 single-family sales an $885,000 median.
Thirty-one sales against 461 residences means about 6.7 percent of the community changed hands in 12 months (our arithmetic). Of those, 24 closed between January and June 2026, the season when buyers are in Naples and the course is at its best (Southwest Florida MLS).
The MLS record shows a median 90.5 days on market (30 sales reporting DOM), a 92.9 percent median sale-to-list ratio, a $209 median sold price per square foot (MLS living area) and 21 active listings on October 22, 2026, 8.1 months of supply. It does not show membership designation or fees, so this page does not estimate them.
Eagle Creek began in 1980 as Shamrock Country Club, passed through a Chicago investor group, the NYSE-listed Maxxam Group and Swiss investors, was renamed Eagle Creek along the way, and became a private, member-owned equity club when the members bought the facilities from the developer on October 1, 1997.
The club’s 40th-anniversary timeline begins: “The Invesco Company purchase the 300 acres of property bordered by US 41 and CR 951 in 1980. They named the project Shamrock Country Club and began development of the 18-hole championship golf course, with future plans for 740 dwellings” (Eagle Creek timeline). The county zoning layer still carries the old name: the Eagle Creek PUD, Ordinance 96-79, petition PUD-85-8(5), “AKA Shamrock C.C.” (Collier PUD layer).
Two years later, “a Chicago based group consisting of several investors, purchased the development. They brought in the Packard Design Group, specifically Larry Packard,” who cut the course “through deep pine and cypress forests,” and “The project name then changed to Eagle Creek Golf and Tennis Club” (Eagle Creek timeline). That entity, Eagle Creek Golf and Tennis Club, Inc., survives on the state register as inactive (Sunbiz).
In May 1984 the Maxxam Group, “a New York Stock Exchange Company,” bought the club, renamed it Eagle Creek Country Club, created Eagle Creek Properties to develop it and “reduced the number of anticipated dwellings to less than 400”; U.S. Open champion Ken Venturi became vice president of golf operations (Eagle Creek timeline). Ground broke on January 11, 1985 for a 20,000 square foot clubhouse “of natural woods and fieldstone,” which opened that November with a gala on December 12 (same source). The first model home, The Eagle, opened that week.
“In November 1987, a group of Swiss investors purchased Eagle Creek Country Club from the Developer Maxxam.” Then, “October 1, 1997, the membership purchased the facilities from the Developer, and created the private, Member Owned Equity Club that we know as Eagle Creek Golf and Country Club” (Eagle Creek timeline). The club is Eagle Creek Golf and Country Club, Inc., document N43890, active, and a tax-exempt 501(c)(7) social club whose exemption was issued in March 1999 (Sunbiz; IRS Form 990 data).
The club marked its 40th anniversary in 2024 and revealed a $12 million “Clubhouse Refresh and Renew Project” on November 9, 2024 (Club + Resort Business), after the 2021 course redesign by Naples architect Gordon Lewis (Eagle Creek). The membership that bought the club in 1997 now runs it, which is why its finances matter to every buyer.
The Eagle Creek master plan is complete: 461 residences, seven condominiums recorded from 1986 to 1999 plus carriage-home villas and estate homes on platted lots, set around an 18-hole course, a clubhouse and the Crystal Lake Sports Complex on the 293.7-acre Eagle Creek PUD, with no land left for new homes.
Collier’s address layer returns 534 address points inside the Eagle Creek zoning across twelve plat and condominium codes (address point layer). The largest is the Eagle Creek Country Club plat, 145 points on Cypress View Drive, Grey Wing Point and Eagle Creek Drive, followed by Eagle Creek Estates (65 on Eagle Creek Drive), the Waterford Drive condominium buildings (64), Stonegate (53), Waterford Place (47), Creek Bed Estates on Cormorant Cove (26) and Crestwood Estates on Crestwood Lane (21). Address points count buildings and amenities as well as homes; the club’s 461 is the residence count.

Source: DBPR registry. Total 222 condominium units; the club’s 461 residences less 222 leaves about 239 villas and homes (our arithmetic).
The plan shrank as the developers changed: 740 dwellings planned in 1980, “less than 400” in Maxxam’s 1984 plan, and 461 residences today (Eagle Creek timeline; Eagle Creek). At 461 residences on about 300 acres, Eagle Creek holds roughly 1.5 homes per acre (our arithmetic), low density for a Naples golf community, and the club’s own pitch: “thoughtful consideration was given to creating a low-density community” (Eagle Creek realtor resources).
Eagle Creek has been built out since the late 1990s. There is no developer, no lot inventory and no builder selling against resales. Building activity inside the gates is renovation: the club’s $12 million clubhouse project in 2024 and owners’ own remodels (Club + Resort Business).
Eagle Creek has 461 residences and four MLS names, and in the last 12 months its sales ran from $175,000 to $1,975,000 (Southwest Florida MLS). Selling? Eagle Creek is governed by its members twice over: Eagle Creek Golf and Country Club, Inc., the member-owned equity club since 1997, owns and runs the course, clubhouse and Crystal Lake complex, and residential associations, chiefly Eagle Creek of Naples Condominium Association for six of the seven condominiums, run the buildings and neighborhoods.
The club is Florida not-for-profit document N43890, active, and an IRS 501(c)(7) social club, EIN 65-0372357 (Sunbiz; IRS Form 990 data). Its members own it: the 1997 buyout “created the private, Member Owned Equity Club” (Eagle Creek timeline). The club’s offices are at 11 Cypress View Drive.
“All homeowners at Eagle Creek hold a membership, golf or social.” Golf Equity Membership is “capped at 370 members,” with full golf privileges; Social Membership includes the clubhouse, dining, tennis, pickleball, the fitness center and the pool, “and golfing privileges from May 1 to November 30” (Eagle Creek membership). The equity page calls the 370 figure “a soft cap” whose goal is “ensuring that members have access to the golf course as often as they wish” (golf equity membership). Non-residents may join only as social members.
Six of the seven condominiums list Eagle Creek of Naples Condominium Association, Inc. at 746 Eagle Creek Drive as their association on the state registry; Eagle Creek Condo No. One lists its own (DBPR registry). The state register also lists several other active Eagle Creek associations, including recreation, homeowner and estates associations (Sunbiz). Which association governs a given villa or estate home is named in its recorded declaration, and we confirm it in the resale documents.
No. Collier’s community development district layer returns no district over Eagle Creek (Collier CDD layer). There is no CDD debt or operations line on the tax bill; the community’s costs sit in club dues and association fees.
Eagle Creek is in unincorporated Collier County, the Greater Naples Fire Rescue District and County Commission District 1 (Collier fire district layer; Collier commission district layer). Unincorporated Collier holds a Community Rating System Class 5 for flood insurance (Collier floodplain management).
The seven condominiums are governed by Chapter 718: section 718.112 sets budget, reserve and structural integrity reserve study duties (s. 718.112), and milestone inspections apply to condominium buildings “three habitable stories or more in height” (s. 553.899). The buildings recorded from 1986 to 1990 are past 30 years of age, the statute’s trigger; the buyer confirms each building’s height and inspection and reserve-study status in the association’s records.
The Eagle Creek fee stack has three layers: club dues and the equity or social membership the home carries, association fees for the condominium or neighborhood, and the Collier tax bill; there is no CDD. The club gives membership pricing “upon request,” and association fees are not published on any public page.

Source: IRS Form 990 data. Net assets were $21,390,503 at fiscal year-end 2024.
Like many member-owned clubs, Eagle Creek reports an operating loss every year in the 990 data, because depreciation and capital work run through expenses while members fund the club through dues and capital charges. The figure that changed is liabilities: up from $6.49 million at fiscal 2023 to $14.52 million at fiscal 2024, while total assets rose from $28.8 million to $35.9 million, in the year the $12 million clubhouse project was completed (IRS Form 990 data; Club + Resort Business). How members are paying for that work, whether by assessment, dues or a capital fee, is not public, and it is a question every buyer should ask before contract.
Fiscal year | Revenue | Expenses | Total liabilities | Net assets |
|---|---|---|---|---|
2019 | $6,518,280 | $7,555,943 | $4,126,526 | $16,058,084 |

2014 | $5,010,345 | $5,906,835 | $1,873,806 | $11,467,345 |
Source: IRS Form 990 data. Over the decade, revenue grew from about $5 million to $7.3 million and net assets from $11.5 million to $21.4 million, while liabilities stayed between $1.9 million and $4.8 million through fiscal 2022, rose to $6.5 million in fiscal 2023 and then jumped to $14.5 million in fiscal 2024. The filings report initiation fees and contributions of $0 in every year except fiscal 2018, at $410,550. For a buyer, the trend in net assets is the reassuring line; the 2024 liability figure is the question to ask.
The club does not post equity, dues or food minimum figures; its realtor page sends fee questions to the membership office (Eagle Creek realtor resources). Association budgets are not posted either. We do not estimate any of them on this page. When we represent an Eagle Creek buyer, we get the club’s current membership schedule, the home’s membership designation and the association budget in writing before the inspection period ends.
Taxes follow the Collier roll and reset toward market value after a sale; there is no CDD line (Collier CDD layer). Condominium special assessments appear on the estoppel certificate; club capital charges, if any, appear in the club’s own transfer documents.
Eagle Creek’s homes fall into three products, condominiums in seven associations recorded from 1986 to 1999, carriage-home villas on the Eagle Creek Country Club plat, and estate homes in Eagle Creek Estates, Creek Bed Estates and Crestwood Estates, with prices from $175,000 to $1,975,000 in the last 12 months.
Eagle Creek Estates, 65 address points on Eagle Creek Drive, is the estate-home tier and has its own MLS name: 7 sales at a $1,050,000 median, from $700,000 to $1,975,000, the community high (Southwest Florida MLS). The club describes estate homes “featuring panoramic golf-course views” (Eagle Creek realtor resources).
The Eagle Creek Country Club plat, 145 address points on Cypress View Drive, Grey Wing Point and Eagle Creek Drive, holds the “Carriage Home Villas with detached guest suites” the club describes, along with single-family homes (address point layer; Eagle Creek realtor resources). Their sales file under the community name in the MLS.
Waterford Place is the newest condominium, 44 units recorded January 14, 1999, at 601 Eagle Creek Drive (DBPR registry). The county’s elevation-certificate library holds certificates for Waterford Drive buildings, including 720 Waterford Dr, Building T.
Stonegate of Eagle Creek Condo No. One has 38 units, recorded March 1, 1988 (DBPR registry). It traded once in the window, at $175,000, the community low, under its own MLS name (Southwest Florida MLS).
Eagle Creek Condo No. 5 is the largest condominium, 48 units recorded February 15, 1990, under Eagle Creek of Naples Condominium Association (DBPR registry).
The four original condominiums, No. One (15 units), No. Two (24), No. Three (29) and No. 4 (24), were recorded from 1986 to 1989 on Cypress View Drive and Eagle Creek Drive (DBPR registry). The three sales filed under Eagle Creek Country Club, at $199,000 to $280,000, are condominium-priced (Southwest Florida MLS). The club says these condominiums have “the largest lanais in Naples,” its own description.
Creek Bed Estates on Cormorant Cove (26 address points) and Crestwood Estates on Crestwood Lane (21) are small single-family enclaves inside the gates (address point layer). Their sales file under the community name.
The Eagle Creek clubhouse is a 20,000 square foot building of natural wood and fieldstone that opened in 1985 and reopened after a $12 million renovation in November 2024, with an indoor-outdoor bar, lakeside firepits, a screened veranda, a formal dining room and redesigned locker rooms, all owned by the members.
The renovation “showcases a sophisticated array of enhancements. An indoor-outdoor bar serves as the focal point,” with “retractable doors that offer sweeping views of the first tee-box, putting green, and tranquil lakeside surroundings,” “Two lakeside firepits,” a new multi-purpose room, redesigned locker rooms and “the expanded veranda, now featuring a full roofline and retractable screens” (Club + Resort Business). The membership approved the project before the club’s 40th anniversary (Eagle Creek timeline).
The club lists four settings: a covered and fully screened veranda; a bar that “Connects the Veranda to the interior spaces”; “An elegant room for refined lunches, dinners, and special events”; and the open-air Crystal Lake Café “serving fresh-Florida fare with six taps and six screens” (The Club). Weddings and private events are hosted at the clubhouse (weddings and special events).
The members own it, through the equity club created in 1997, and membership is mandatory with every home (Eagle Creek membership). The club’s FY2024 IRS data show $4,147,777 in salaries and wages and $692,017 of “income from public use of club facilities,” which reflects outside events, not public golf; “play is limited to members and their guests” (IRS Form 990 data; Eagle Creek).
The Eagle Creek golf course is a private 18-hole, par-72 championship course designed by Larry Packard and opened in 1984, later modified by Ken Venturi and comprehensively redesigned by Naples architect Gordon Lewis in 2021, with TifEagle greens, six sets of tees, walking allowed at any time and a soft cap of 370 golf members.
The club calls Packard “considered to be the father of the dreaded double dogleg and one of only three golf course architects to ever receive the Distinguished Service Award by the American Society of Golf Course Architects”; “Subsequent renovations and modifications were later performed by former U.S. Open champion and Eagle Creek member, Ken Venturi,” whose bust stands near the first tee (Eagle Creek golf course). The timeline records an earlier Gordon Lewis renovation of turf, “major drainage systems” and bunkers, before the 2021 redesign (Eagle Creek timeline).
“Tifeagle greens built to USGA specifications with Platinum TE Paspalum and Celebration Bermuda grass on tees, Celebration Bermuda grass on fairways and 419 and Celebration Bermuda grass on roughs. A choice of six sets of tees” (Eagle Creek golf course). The double doglegs are the signature: hole 7 is a “Double dog-leg par 5,” and hole 11 a “Double dog leg par 5 with water right and left” (hole 7; hole 11). The finish asks for a “difficult approach shot over water” on 18 (hole 18).
“Unlike many Naples golf clubs, Eagle Creek gives you the freedom to book tee times easily through our mobile app or website, without a restrictive bundled Chelsea system,” and “Eagle Creek is one of the few Naples golf courses where you can walk the course anytime” (Eagle Creek golf). Golf memberships are capped at 370 (Eagle Creek). The club calls itself “Voted Naples’ Best Golf Course since 2018,” its own description (same page).
The club has hosted the Florida Men’s Senior Amateur Championship (2020) and the Florida Women’s Senior Amateur Championship (2022 and 2023), and was chosen for the 2028 State Amateur, the 111th (Eagle Creek golf; Eagle Creek timeline). In spring 2019 it hosted the only local qualifier for the 119th U.S. Open, and the FSGA’s SW Amateur Series played there on October 25 and 26, 2025 (FSGA results).
The club publishes a short playing note for each hole. Paraphrased, they read:
Hole | The club’s playing note |
|---|---|
Out of bounds all down the left side with lateral hazard on the right; keep the approach below the hole. | |
Dogleg left; a good tee shot around the corner leaves a short iron. | |
Green bunkered on each side; avoid out of bounds left and the waste area right. | |
A three-shot hole unless you hit a big drive; lay up to the left side. | |
A par 3 well protected by bunkers; stay below the hole. | |
Avoid the lateral hazard right and the fairway bunker at the dogleg. | |
Double dogleg par 5 that tests accuracy and distance control. | |
Elevated green; wind off the canal on the left makes it play longer. | |
Out of bounds left, hazard right, narrow fairway: the tee shot matters most. | |
A birdie hole if the drive avoids the fairway bunkers on the left. | |
Double dogleg par 5 with water right and left and a small green. | |
Well-guarded shallow green; watch the wind off the lake on the right. | |
Green sloped hard from back to front; the safe line is away from the water. | |
Narrow fairway with the landing area guarded by bunkers. | |
Fairway bunkers right protect the lay up; drive down the left. | |
Dogleg left where tee-shot distance is a premium; miss short of the green. | |
Water on the right; the safe shot is the left side of the green. | |
Hug the left side off the tee to shorten a difficult approach over water. |
Source: the club’s course-hole pages, linked by hole number. Two double-dogleg par 5s, water on the closing stretch and tree-lined fairways cut “through deep pine and cypress forests” (Eagle Creek timeline) are why golfers describe the course as a shot-maker’s layout rather than a long one.

Eagle Creek has no marina or beach access of its own, but it sits at the Marco Island gateway: the Collier Boulevard Boating Park is about 20 free-flow minutes away, Tigertail Beach about 31, and the Rookery Bay reserve’s Environmental Learning Center just 2.7 road miles from the community.
Tigertail Beach on Marco Island is 11.5 road miles, about 31 minutes; South Marco Beach 13.3 miles, about 34; and the Naples Pier 11.4 miles, about 29 (OSRM routing, Oct 2026). The Jolley Bridge onto Marco Island is 7.8 miles, about 20 minutes.
The Collier Boulevard Boating Park is 7.4 road miles, about 20 minutes (OSRM routing). Rookery Bay National Estuarine Research Reserve’s Environmental Learning Center at 300 Tower Road is 2.7 road miles away, about 14 minutes (Rookery Bay), with kayak and nature programs on the estuary south of the community.
Eagle Creek’s racquets are at the Crystal Lake Sports Complex: five Har-Tru tennis courts, Har-Tru pickleball courts (the club’s pages give four and six), three Platinum Paspalum grass bocce courts with a winter league of more than 100 players, and a tennis shop, all included in every membership.
“The Crystal Lake Sports Complex features five recently renovated Har-Tru tennis courts and six Har-Tru pickleball courts,” says the complex page; the home and social pages say four pickleball courts (Crystal Lake Sports Complex; social membership). Ask the club for the current count. The timeline records “Best Tennis Facility” honors, the club’s own claim (Eagle Creek timeline).
“Three state-of-the-art Platinum Paspalum TE grass bocce courts” host the Eagle Creek Bocce League each winter, “bringing together more than 100 participants” (Crystal Lake Sports Complex).
Fitness and pool life at Eagle Creek center on Crystal Lake: a Jr. Olympic-sized pool and hot tub, a fitness center with new strength and cardio equipment, seasonal classes from barre to yoga, a massage room for spa services, and the Crystal Lake Café, with a social calendar of bridge, mah-jongg, book clubs and themed evenings.
“Our Jr. Olympic-sized pool and hot tub, modern gym and fitness classes are just steps away from our open-air Crystal Lake Café”; classes include “Ballet Barre, strength training, Zumba, yoga, and more,” and the complex has men’s and women’s locker rooms and “a dedicated massage room for spa services” (Crystal Lake Sports Complex). The timeline records a $4.1 million Crystal Lake Lifestyle Center (Eagle Creek timeline).
The club lists “member-member and member-guest tournaments,” seasonal and themed evenings, “Social clubs including bridge, mah-jongg, book clubs, and community groups,” and “Clinics, tastings, and workshops” (The Club). The golf program runs men’s and ladies’ leagues and couples’ events (Eagle Creek golf).
Eagle Creek’s storm posture is coastal: every sampled address is FEMA Zone AE with an 8-foot base flood elevation and hurricane evacuation Zone A, and the club itself records a direct hit from Irma in 2017, with 23 inches of rain in four hours, and historic course flooding in Ian in 2022.
The club’s timeline: “September 10th: Eagle Creek faces a devastating, direct hit by Hurricane Irma, receiving 23 inches of rain in a four-hour period with Category 4-force winds losing over 1,500 trees,” and the course reopened November 15; in Ian, “Eagle Creek gets a direct hit from Hurricane Ian, a category 4 hurricane. The golf course is under historic flooding and manages to open in time for Season” (Eagle Creek timeline). The National Hurricane Center recorded maximum inundation of 6 to 9 feet above ground in coastal Naples in Ian (NHC Ian report). The club does not say whether water entered homes; that history sits in association records and seller disclosures.
Collier’s Florida Building Code wind maps put Eagle Creek at 152 mph for Risk Category I, 166 mph for Category II, 179 mph for Category III and 187 mph for Category IV (Collier GIS services). Homes were permitted from the mid-1980s under older codes, so impact glass, shutters and roof work vary by home, and the wind-mitigation report is the document that proves what each has.
Eagle Creek drains to the C-4 Canal Basin, a 3,581-acre county basin with an allowable discharge of 0.11 cubic feet per second per acre, approved in 2016 (Collier basins layer). The course lakes and the drainage systems installed in the Lewis renovation carry the community’s runoff.
Eagle Creek is inside FEMA’s Special Flood Hazard Area: all 44 sampled addresses across twelve plat and condominium codes are Zone AE with an 8-foot base flood elevation, coastal floodplain, on FIRM panels effective February 8, 2024, and the preliminary county map shows no change.

Panels 12021C0612J (43 points) and 12021C0604J (1 point) are effective February 8, 2024; the preliminary panels 12021C0612K and 0604K keep all 44 points in AE 8 ft (FEMA preliminary NFHL). Collier opened the 90-day appeal period on the proposed maps on August 19, 2026 (Collier County news release).
Collier’s elevation-certificate library holds 176 certificates for Eagle Creek addresses, 120 tied to permit numbers (Collier elevation certificates), for example 547 Eagle Creek Dr. The older scans reference the 2012 map; compare any home’s lowest-floor elevation with today’s 8-foot BFE before you quote insurance.
Every sampled point is in Collier evacuation Zone A, the first ordered to leave (Collier evacuation zones; Know Your Zone); none of the 44 points is in the Coastal High Hazard Area (Collier CHHA layer).
Insurance in Eagle Creek starts with flood: in Zone AE, a lender requires flood insurance on a mortgaged home, the condominium associations insure their buildings, and the premium turns on the home’s lowest-floor elevation against the 8-foot BFE, with wind coverage priced from the home’s mitigation features.
A lender will require flood coverage on a financed Eagle Creek home, and cash buyers should carry it too in an AE zone. Unincorporated Collier’s CRS Class 5 rating discounts NFIP policies (Collier floodplain management). The elevation certificate is the document that sets the price.
Estate homes and villas carry their own HO-3 policies; condominium owners carry HO-6 policies, with the association’s master policy inside the fee. Citizens expected its policy count to fall to 385,000 by the end of 2025, down 73 percent from its October 2023 peak (Citizens release), and the state regulator lists the carriers approved to take Citizens policies (Florida OIR).
Eagle Creek is zoned to Manatee Elementary, Manatee Middle and Lely High for the 2026 to 2027 school year at all 12 sampled addresses; Manatee Elementary and Manatee Middle earned A grades for 2025 to 2026, and Lely High a B.

Publix at Freedom Square is about 13 minutes, the South Regional Library 6.3 miles, about 20 minutes, and Everglades City 30.5 miles, about 49 minutes (OSRM routing).
Little is being built right next to Eagle Creek, because the land around it is largely developed: the change nearby is small infill along US 41 East, a 2026 approval for a four-acre subdivision, commercial projects on Collier Boulevard and FDOT’s I-75 interchange rebuild at Exit 101, expected to finish at the end of 2026.

Tamiami Crossing, Price St and 41 and Dockside are small commercial and mixed-use zonings on the US 41 frontage near the community, and Copperstone Estates, a four-acre residential zoning under Ordinance 26-16, is the newest approval within a mile (Collier PUD layer). None changes Eagle Creek’s own zoning.
A Home Depot commercial zoning approved in 2024 sits about 0.9 mile away on the Collier Boulevard side (same layer). Collier Boulevard is the community’s road north to I-75 and to the hospital campuses.
FDOT’s rebuild of the I-75 and Collier Boulevard interchange (project 425843-2) is expected to finish at the end of 2026 (FDOT project 425843-2). Eagle Creek is 9.1 road miles from Exit 101, about 24 free-flow minutes.
South of Eagle Creek, the land is protected: Rookery Bay National Estuarine Research Reserve, with its Environmental Learning Center at 300 Tower Road, about 0.7 straight-line mile away (Rookery Bay). That reserve is why Eagle Creek’s southern view is unlikely to change.
Eagle Creek rules come from two sources: the club, which requires a golf or social membership with every home, sets rentals at a 30-day minimum and six-month maximum, and limits signs to one approved open-house sign, and each home’s recorded declaration, which governs pets, alterations and association approval.
Every homeowner holds a golf or social membership; golf is capped at 370 members; not every property qualifies for golf; non-residents may join only as social members (Eagle Creek membership). Confirm the home’s membership designation in writing before contract.
“Rentals must be minimum 30 days and maximum 6 months,” and renters join through the club’s Rental Membership Program; “Golf Rental Memberships: Full golf and amenity access, available up to 3 years (maximum of 6 months per lease)” (Eagle Creek real estate; Eagle Creek membership). A home’s declaration may add its own limits.
“‘For Sale’ signs, ‘For Rent’ signs, or other window displays, signs or advertising are not permitted on any part of the Common Areas or in any Living Unit … Notwithstanding this restriction, an Owner may display one (1) tan and green ‘Open House’ sign” (Eagle Creek realtor resources).
Pet limits, architectural review and any association approval of a sale or lease are set in each condominium’s or neighborhood’s recorded declaration and rules, not on the club’s public pages. The Declaration and Rules govern, and we read them for a buyer before an offer.
The club runs a Thor Guard lightning-prediction system whose horns sound through the community when storms approach (Eagle Creek realtor resources), something new owners near the course should expect.
Eagle Creek and Treviso Bay are both gated golf communities on the US 41 East side of Naples, about a mile apart, but they answer different buyers: Eagle Creek is a 1980s, member-owned equity club with 461 residences and no CDD, while Treviso Bay is a newer, larger community inside the Wentworth Estates PUD with a community development district.

Choose Eagle Creek if you want a small, established club where the members own the course, a walkable layout and no CDD, and you are comfortable buying an older home and reading the club’s finances. Choose Treviso Bay if you want newer construction and accept a CDD layer. Both sit in coastal AE flood ground, so the elevation certificate decides insurance in either.
Lely Resort, 0.42 mile away, adds a large master-planned community with several golf courses; Winding Cypress and Naples Reserve are newer communities east of Collier Boulevard. Artesia, the Lands End Preserve community 0.45 mile away, is a no-golf alternative with one clubhouse.

Eagle Creek’s strengths are a walkable, member-owned championship course with a 370-member golf cap, a renovated clubhouse, the Crystal Lake complex, low density and the Marco Island gateway location; its trade-offs are mandatory membership with unpublished costs, rising club liabilities, Zone AE and evacuation Zone A, and homes from the 1980s and 1990s.
Six Eagle Creek neighborhoods and condominiums are distinct enough in product, association and price to carry their own pages: Eagle Creek Estates, the carriage-home villas, Waterford Place, Stonegate, Eagle Creek Condo No. 5 and Creek Bed Estates, each with its own association or MLS name.

Yes. “Membership is required when purchasing a property at Eagle Creek,” golf or social (social membership). We confirm your home’s designation with the club before listing.
No. The club permits one tan and green Open House sign, and no For Sale signs (Eagle Creek realtor resources).
In Collier County the buyer customarily pays for the owner’s title policy; the contract controls.
For 30 days to six months at a time, with a rental membership through the club (Eagle Creek real estate).
These are the questions buyers ask most about Eagle Creek in Naples, answered from the club’s own pages and IRS filings, the state condominium registry, FEMA, Collier County and the Southwest Florida MLS, each with its source.
Eagle Creek Golf and Country Club is a private, gated, member-owned golf community of 461 residences on about 300 acres at US 41 and Collier Boulevard in Naples, ZIP 34113 (Eagle Creek). It has an 18-hole Larry Packard course, a renovated clubhouse and the Crystal Lake racquet and pool complex. Every homeowner holds a golf or social membership, the members have owned the club since 1997, and there is no CDD.
The club is at 11 Cypress View Drive, Naples, FL 34113, on land “bordered by US 41 and CR 951,” the northeast corner of the Tamiami Trail East and Collier Boulevard intersection (Eagle Creek timeline). It is on the way to Marco Island, about 7.8 road miles from the Jolley Bridge, and in unincorporated Collier County, not the City of Naples.
Eagle Creek is in ZIP 34113. All 31 MLS closings in the 12 months to August 11, 2026 carried 34113 (Southwest Florida MLS), and the club’s address is 11 Cypress View Drive, Naples, FL 34113. Use 34113 with the name, because several other Eagle Creek communities and businesses exist elsewhere.
Yes. The club describes Eagle Creek as “our intimate gated residential community” (The Club). Gate staffing hours are not published on the club’s public pages; we confirm access arrangements for showings and for owners’ guests with the club before a tour.
About 300 acres in the club’s words; the county’s Eagle Creek PUD polygon measures 293.7 acres (Eagle Creek; Collier PUD layer). At 461 residences, that is roughly 1.5 homes per acre (our arithmetic), low density for a Naples golf community.
The course opened in 1984 and the clubhouse in 1985; the condominiums were recorded from January 1986 to January 1999 (Eagle Creek; Eagle Creek timeline; DBPR registry). Eagle Creek is built out, and every sale is a resale, many of them recently renovated.
A sequence of owners: The Invesco Company bought the land in 1980 as Shamrock Country Club; a Chicago investor group renamed it Eagle Creek Golf and Tennis Club; the Maxxam Group bought it in May 1984; Swiss investors bought it in November 1987; and on October 1, 1997 “the membership purchased the facilities from the Developer” (Eagle Creek timeline).
Yes. Invesco “named the project Shamrock Country Club” in 1980 (Eagle Creek timeline), and Collier’s zoning layer still lists the Eagle Creek PUD with the AKA “Shamrock C.C.” (Collier PUD layer).
Yes. Since October 1, 1997, Eagle Creek has been “the private, Member Owned Equity Club” (Eagle Creek timeline). The club is Eagle Creek Golf and Country Club, Inc., Florida document N43890, and a 501(c)(7) social club (Sunbiz; IRS Form 990 data).
Yes. “All homeowners at Eagle Creek hold a membership, golf or social,” and “Membership is required when purchasing a property at Eagle Creek” (Eagle Creek membership; social membership). The membership is part of the purchase, so its cost belongs in the buyer’s budget from the first showing.
No. “Not all properties at Eagle Creek qualify for a Golf Membership. Properties may be associated with different membership types, so prospective buyers should confirm the membership designation for a specific property before purchasing” (Eagle Creek membership). We confirm a home’s designation with the club before you write an offer.
The club does not publish it: “Membership pricing is available upon request” (Eagle Creek membership). Golf equity, social membership, annual dues and any food minimum must come from the club’s current schedule. The club’s IRS data report initiation fees of $0 in most years, so equity at resale is handled outside that line (IRS Form 990 data).
Association fees are not published on any public page. Six of the seven condominiums share Eagle Creek of Naples Condominium Association, and the villas and estate homes have their own associations (DBPR registry). The seller’s estoppel and resale documents state the exact figure for any home.
“Golf memberships are capped at 370” (Eagle Creek); the equity page calls it “a soft cap of 370 golfing members,” set so “members have access to the golf course as often as they wish” (golf equity membership). Whether a waitlist exists is a question for the club.
Yes, in summer. Social Membership includes “golfing privileges from May 1 to November 30” and “year-round privileges of the golf practice facilities” (Eagle Creek membership; social membership). In season, December through April, the course is for golf members and their guests.
Only as social members: “We only offer social non-resident memberships at this time” (Eagle Creek membership). Golf membership comes with a qualifying Eagle Creek property, or with a golf rental membership while renting there.
Larry Packard designed it; it opened in 1984. Ken Venturi later made modifications, and Naples architect Gordon Lewis comprehensively redesigned it in 2021 (Eagle Creek golf course; Eagle Creek). Packard is known for the double dogleg, and holes 7 and 11 are double-dogleg par 5s.
18 holes, par 72, with six sets of tees, TifEagle greens built to USGA specifications, Celebration Bermuda fairways and Platinum TE Paspalum and Celebration Bermuda tees (Eagle Creek golf course). The club posts a hole-by-hole guide, from “An intimidating first drive” on hole 1 to the approach “over water” on 18 (hole 1).
No. Members “book tee times easily through our mobile app or website, without a restrictive bundled Chelsea system,” and Eagle Creek is “one of the few Naples golf courses where you can walk the course anytime” (Eagle Creek golf). The 370-member cap is how the club keeps tee times available.
The Florida Men’s Senior Amateur (2020), the Florida Women’s Senior Amateur (2022 and 2023), the only local qualifier for the 119th U.S. Open (spring 2019) and the FSGA SW Amateur Series (October 2025); it was chosen for the 2028 State Amateur (Eagle Creek golf; Eagle Creek timeline; FSGA results).
Yes. The 1964 U.S. Open champion became vice president of golf operations in 1984 and later modified the course as an Eagle Creek member; a bust near the first tee marks his contributions (Eagle Creek timeline; Eagle Creek golf course).
Yes. The Crystal Lake Sports Complex has “five recently renovated Har-Tru tennis courts” and Har-Tru pickleball courts, six by the complex page and four by the home and social pages (Crystal Lake Sports Complex; social membership). Every membership, golf or social, includes the racquets program.
Yes: a “Jr. Olympic-sized pool and hot tub,” a fitness center with new strength and cardio equipment, seasonal classes and a massage room for spa services, at the Crystal Lake Sports Complex (Crystal Lake Sports Complex). The open-air Crystal Lake Café serves poolside.
Yes. Three Platinum Paspalum grass bocce courts host a winter league of “more than 100 participants” (Crystal Lake Sports Complex).
The club revealed its $12 million “Clubhouse Refresh and Renew Project” on November 9, 2024: an indoor-outdoor bar, two lakeside firepits, a multi-purpose room, redesigned locker rooms and an expanded veranda with a full roofline and retractable screens (Club + Resort Business). The original 20,000 square foot clubhouse opened in 1985.
The IRS data give the facts to judge it. Fiscal 2024: revenue $7,322,767, expenses $11,228,343, total assets $35,915,390, total liabilities $14,524,887 and net assets $21,390,503 (IRS Form 990 data). Operating losses appear in every year shown, common for member-owned clubs funded by dues and capital charges. Ask the club for its audited statements and capital plan before you buy.
Liabilities rose from $6,490,762 at fiscal 2023 to $14,524,887 at fiscal 2024, the year the $12 million renovation was completed (IRS Form 990 data; Club + Resort Business). The filings do not say how it is being repaid; ask the club whether members carry a capital assessment.
Yes. “Not ready to purchase a property at Eagle Creek yet? Our Rental Memberships are the perfect way to experience life in our community” (Eagle Creek membership). Golf rental memberships give full golf and amenity access, “available up to 3 years (maximum of 6 months per lease)” (Eagle Creek real estate).
“Rentals must be minimum 30 days and maximum 6 months” (Eagle Creek membership). A home’s own declaration may add limits on the number of leases a year or approval, which we read before an investor buys.
No. For Sale and For Rent signs are not permitted where visible from the common areas, “including signs in or on vehicles”; an owner may display one tan and green Open House sign (Eagle Creek realtor resources).
Pet rules are in each condominium’s or neighborhood’s recorded declaration and rules, not on the club’s public pages. The Declaration and Rules govern; we read them for any buyer with a pet before an offer.
Yes. All 44 sampled addresses are FEMA Zone AE with an 8-foot base flood elevation, coastal floodplain, on panels 12021C0612J and 0604J effective February 8, 2024 (FEMA NFHL). The home’s lowest-floor elevation, from its elevation certificate, decides how it sits against that 8-foot line.
If you finance, yes: lenders require flood insurance on homes in Zone AE. Cash buyers should carry it too. The condominium associations insure their buildings, and owners insure contents. Unincorporated Collier’s CRS Class 5 rating discounts NFIP premiums (Collier floodplain management).
Zone A at every sampled address, Collier’s most surge-exposed zone and the first ordered to evacuate (Collier evacuation zones). Confirm each season at Know Your Zone. No sampled point is in the Coastal High Hazard Area.
The club says “The golf course is under historic flooding” after a direct hit from Ian, and that it reopened in time for season (Eagle Creek timeline). The club does not say whether water entered homes. Each building’s history is in its association’s records and the seller’s disclosure, which we review with you.
The club records “a devastating, direct hit by Hurricane Irma, receiving 23 inches of rain in a four-hour period with Category 4-force winds losing over 1,500 trees” on September 10, 2017, and the course reopened November 15 (Eagle Creek timeline).
Not on the preliminary maps: panels 12021C0612K and 0604K keep all 44 sampled points in AE 8 ft (FEMA preliminary NFHL). Collier opened the appeal period on the proposed maps on August 19, 2026 (Collier County news release).
Often. Collier’s library holds 176 certificates for Eagle Creek addresses, 120 tied to permits (Collier elevation certificates), such as 547 Eagle Creek Dr. Older certificates reference the 2012 map, so compare their floor elevations with today’s 8-foot BFE.
No. Collier’s community development district layer shows no district over Eagle Creek (Collier CDD layer). The cost of the community sits in club dues, membership and association fees.
Manatee Elementary, Manatee Middle and Lely High for the 2026 to 2027 school year (CCPS address lookup). For 2025 to 2026, Manatee Elementary and Manatee Middle earned A grades and Lely High a B (CCPS 2026 Accountability Brief). Both Manatee schools are about 16 minutes away.
The Jolley Bridge to Marco Island is 7.8 road miles, about 20 free-flow minutes; Tigertail Beach is 11.5 miles, about 31; the Naples Pier 11.4 miles, about 29 (OSRM routing, Oct 2026). The club’s own estimate, about 15 minutes to Marco Island, assumes light traffic.
Fifth Avenue South is 10.2 road miles, about 26 free-flow minutes, and Southwest Florida International Airport is 42.5 miles, about 63 minutes; I-75 Exit 101 is 9.1 miles, about 24 (OSRM routing). Season traffic on US 41 and Collier Boulevard adds time.
Physicians Regional Medical Center and NCH Healthcare Southeast, both on Collier Boulevard, are about 6.1 road miles, 19 free-flow minutes; NCH Baker Hospital downtown is 11.1 miles, about 29 (OSRM routing; Physicians Regional).
Publix at Freedom Square is 2.4 road miles, about 13 free-flow minutes (OSRM routing). The US 41 and Collier Boulevard corridor carries restaurants, pharmacies and services, and Marco Island’s shops are about 20 minutes south.
In the 12 months to August 11, 2026, the condominium-priced MLS names traded from $175,000 (Stonegate) to $280,000 (Eagle Creek Country Club), and the twenty sales under the community name, which mix condominiums and villas, posted a $362,500 median (Southwest Florida MLS). The club markets condos “starting around $249K,” its own figure (Eagle Creek real estate).
Eagle Creek Estates posted 7 sales at a $1,050,000 median, from $700,000 to $1,975,000, the community high, in the 12 months to August 11, 2026 (Southwest Florida MLS). The estate homes sit on Eagle Creek Drive with golf-course views.
Thirty-one, for $19,288,750, at a $420,000 median, in the 12 months to August 11, 2026 (Southwest Florida MLS), about 6.7 percent of the 461 residences (our arithmetic). Twenty-four of them closed between January and June 2026.
Waterford Place is the newest Eagle Creek condominium, 44 units recorded January 14, 1999, at 601 Eagle Creek Drive, under Eagle Creek of Naples Condominium Association (DBPR registry).
Stonegate of Eagle Creek Condo No. One is a 38-unit condominium recorded March 1, 1988 (DBPR registry). It trades under its own MLS name; its one sale in the last 12 months closed at $175,000, the community low (Southwest Florida MLS).
Yes. The club describes “Carriage Home Villas with detached guest suites” (Eagle Creek realtor resources), mostly on the Eagle Creek Country Club plat along Cypress View Drive and Grey Wing Point. Their sales file under the community name in the MLS.
For a golfer who wants a walkable private course, a renovated clubhouse and a small membership without a CDD, Eagle Creek fits well, at a $420,000 median over the last 12 months (Southwest Florida MLS). The trade-offs are unpublished membership costs, rising club liabilities, Zone AE and evacuation Zone A. Read the club’s finances and the home’s elevation certificate first. Buying? Call Marc at (239) 287-5873.
These are the questions Eagle Creek owners ask before they sell, answered from the club’s pages, Florida statutes and the Southwest Florida MLS. An Eagle Creek seller’s first jobs are to separate the product from the community median and to confirm the membership the home carries.
Price it against the closings for its own product, condominium, villa or estate home, confirm its golf or social designation with the club, gather the association documents and the club’s transfer requirements, and market it to golf buyers in season. McGreevy and Comisar run every step; Call Jesse direct at (239) 898-6072.
In the 12 months to August 11, 2026, Eagle Creek closings ran from $175,000 to $1,975,000 with a $420,000 median; Eagle Creek Estates posted $1,050,000, sales under the community name $362,500 and the condominium-priced names $175,000 to $280,000 (Southwest Florida MLS). Ask for a free home valuation built from the sales that match your home.
We tracked 31 sales for $19,288,750: 20 under the community name at a $362,500 median ($215,000 to $1,700,000), 7 in Eagle Creek Estates at $1,050,000 ($700,000 to $1,975,000), 3 under Eagle Creek Country Club at $215,000 ($199,000 to $280,000) and 1 in Stonegate at $175,000 (Southwest Florida MLS, Aug 11, 2025 to Aug 11, 2026).
Median days on market was 90.5 across 30 sales reporting DOM: 81 days for the 14 low-rise condominiums and 133 for the 12 single-family homes reporting. The record also shows pace: 31 sales in 12 months, about 6.7 percent of the community, with 24 between January and June 2026 (Southwest Florida MLS; our arithmetic). A home priced to its product, with its membership confirmed, sells faster.
Season. Twenty-four of the 31 closings fell between January and June 2026 (Southwest Florida MLS), when golf buyers are in Naples and can see the course at its best. Listing in late fall, with photography and documents ready, meets them as they arrive.
Yes, for golf buyers. Not every Eagle Creek property qualifies for golf, and golf is capped at 370 members (Eagle Creek membership). A home that carries golf eligibility reaches a different buyer from a social-only home. We confirm the designation with the club and price it from matched sales.
The club sets the transfer process; its pricing and equity terms are “available upon request” (Eagle Creek membership). Ask the membership office, before you list, how your equity, any refund and the buyer’s membership are handled at closing, and put those terms in the listing file.
Buyers will ask, and the facts are public: liabilities rose from $6.49 million to $14.52 million between fiscal 2023 and 2024, the year of the $12 million clubhouse project (IRS Form 990 data). Florida law requires disclosure of known facts that materially affect value; any capital assessment you know of belongs in your disclosure.
For a condominium, the declaration, articles, bylaws, rules, year-end financial information and the question-and-answer sheet under s. 718.503; for a home in a homeowners association, the disclosure summary under s. 720.401; and the club’s membership and transfer documents.
From your association’s manager. For a condominium, s. 718.116 sets its content, timing and fee caps; for a homeowners association, s. 720.30851. The club issues its own statement of member account balances; we order both at listing.
In a Collier County resale the seller customarily pays deed documentary stamps at $0.70 per $100 (Florida DOR). Worked: $1,225 on a $175,000 sale, $2,940 on the $420,000 median, $7,350 on the $1,050,000 Estates median and $13,825 on a $1,975,000 sale (our arithmetic). The contract controls.
In Collier County the buyer customarily pays for the owner’s title policy, and the seller does not. The contract controls, so we confirm the title provisions in every Eagle Creek offer before you accept it.
The listing commission, deed stamps, the estoppel certificate, prorated taxes and association fees, any club account balance or capital charge due at transfer, and settlement charges the contract assigns to the seller. There is no CDD payoff (Collier CDD layer). Ask us for a net sheet before you list.
The closing agent prorates association fees to the closing date from the estoppel and taxes for the calendar year from the Collier roll. Club dues and any capital charge follow the club’s transfer rules, which we confirm in writing before closing.
No. For Sale signs visible from the common areas are not permitted; you may display one tan and green Open House sign (Eagle Creek realtor resources). We market through photography, video, the buyer-agent network and our database instead.
Eagle Creek is gated (The Club). We arrange showing access with the gate in advance and accompany buyers so the club’s guest rules are met.
Yes. Florida’s s. 689.302 requires a written flood disclosure on residential sales. Eagle Creek is Zone AE 8 ft at every sampled point (FEMA NFHL); disclose claims and assistance honestly, and attach your elevation certificate if you have one.
If one is not already on file, usually yes. Collier holds 176 certificates for Eagle Creek addresses (Collier elevation certificates); a current certificate lets your buyer quote flood insurance on day one instead of in week three of the contract.
Florida law requires sellers to disclose known facts that materially affect value and are not readily observable. The club itself records Irma’s direct hit and Ian’s course flooding (Eagle Creek timeline); any water intrusion, repairs or claims on your home belong in your disclosure.
Yes, for 30 days to six months at a time, with a club rental membership (Eagle Creek membership). Your home’s declaration may add limits. We put the rules in the listing file so investor buyers know them before they offer.
Some owners do, using the club’s Rental Membership Program; leases run 30 days to six months (Eagle Creek real estate). You keep paying dues and fees while you rent. We compare the net rent against a sale today before you decide.
Both sell. Seasonal buyers often want a furnished condominium; estate-home buyers usually furnish their own. List furnishings clearly and keep them out of the lender’s appraisal.
The club notes a “renovation revival” in Eagle Creek’s homes (Eagle Creek realtor resources), so an unrenovated home competes with renovated ones. Targeted updates such as paint, lighting and a dated kitchen or bath usually pay; full remodels rarely return their cost before a sale. Get association approval first.
Usually. Estate homes “featuring panoramic golf-course views” are part of the club’s own pitch (Eagle Creek realtor resources). The MLS record does not price a view on its own, so we measure the premium from matched listing records when we price your home.
You can, but the membership transfer, the club’s finances, the flood file and the sign rule make it harder than it looks. A listing with McGreevy and Comisar reaches agents and golf buyers across Southwest Florida and beyond, with professional media and a complete document file from day one.
That depends on your basis, holding period and whether the home was your primary residence; federal rules allow an exclusion for a qualifying primary home. Florida has no state income tax. Talk to your tax adviser before you list, and give us the closing date that suits your tax year.
Yes. A foreign seller’s closing is subject to federal FIRPTA withholding unless an exemption or a reduced-withholding certificate applies, so start with a tax adviser early. We coordinate remote signing and the closing agent’s requirements.
The club closes your member account at transfer under its own rules; your buyer joins as a golf or social member (Eagle Creek membership). Ask the club for a written statement of any balance, assessment or equity terms so the closing agent can settle them.
Carefully. The $1,975,000 Estates sale in March 2026 was one of seven Estates closings, from $700,000 up (Southwest Florida MLS). Lot, view, size and renovation explain that spread. We price your estate home from the Estates sales closest to it, not from the top one.
