Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day.
The Cypress Woods market, last 12 months: We tracked 49 Cypress Woods closings in the Southwest Florida MLS, $19,176,624 in volume, at a $365,000 median and a range of $200,000 to $820,000 (closed sales Aug 11, 2025 to Aug 11, 2026). The median days on market was 34 (48 of 49 sales reporting) and the median sale-to-list ratio 95.5 percent.
That median blends four products. Cypress Trace condominiums closed at a $230,000 median; Bradford Lakes single-family homes at $700,000. A Cypress Woods seller who prices off the community median leaves money on the table or sits. We price a home against its own neighborhood and view, show buyers the full bundled cost, club dues, reserve dues, cable, food minimum and the neighborhood fee, before they write an offer, and market the club to the golfers and pickleball players who pay for it. Sellers across the city compare the best real estate agents in Naples before they sign a listing agreement, and our Naples golf communities guide compares Cypress Woods with 60 other clubs. You can read more about McGreevy and Comisar and how the team works.
For Cypress Woods sellers: professional photography, video and drone of the course and lakes, a qualified-buyer database built over two decades, and quiet, off-market options when you want discretion. In a bundled club, the fee sheet is part of the marketing, and we have it ready before the first showing.

A buyer comparing a $230,000 Cypress Trace condominium with a non-golf condo elsewhere should add the $10,502 master fees and the $600 food minimum, then the condominium’s own fee (master association 2026 fee sheet). We show that math on every listing.

Cypress Woods in Naples sits inland east of I-75 in hurricane evacuation Zone E, late in Collier’s A to F order, outside the Coastal High Hazard Area; its storm questions are wind on 1999 to 2005 buildings and shallow ponding, which is why 16 of 60 addresses we tested are FEMA Zone AH.
All 60 Cypress Woods addresses we tested are in evacuation Zone E (Know Your Zone).
The NWS reported storm flooding along the Cocohatchee River and Palm River areas west of I-75 (NWS report). We found no published account of flooding inside Cypress Woods; ask each seller and association for claims history.
Collier’s wind map puts the community at 160 mph for Risk Category 2 (Collier FBC 8th Edition layers). Cypress Woods drains to the Cocohatchee River Canal Basin, allowable discharge 0.04 cubic feet per second per acre, approved 2001 (Collier basins layer).
FEMA flood zones in Cypress Woods, Naples vary by neighborhood: 41 of the 60 addresses we tested are Zone X, 16 are Zone AH and 3 are Zone AE, with most of the AH points in the single-family streets and Laurel Greens, on FEMA panels 12021C0211H and 0213H, all in evacuation Zone E.

On FEMA’s preliminary layer, all 60 points read Zone X (FEMA Preliminary NFHL); Collier opened the appeal period on August 19, 2026 (Collier County). Until final maps take effect, the current zones govern insurance.
Collier’s library returns 8 elevation certificates in the Cypress Woods envelope (Collier elevation certificates).
Insurance in Cypress Woods, Naples depends on product and zone: single-family owners insure their homes and, in Zone AH or AE, carry flood coverage with a mortgage; condominium and coach-home owners carry walls-in coverage under their association’s master policy, and newer construction from 1999 to 2005 usually insures more easily than 1970s stock.
Ten of 13 single-family points we tested are AH or AE, so most Bradford Lakes and Jasmine Lake homes with a mortgage carry flood insurance (FEMA NFHL). A wind mitigation report helps price the policy. Florida’s insurer of last resort expected its policy count to fall to 385,000 by the end of 2025 (Citizens).
Ask each association for its master policy and reserve study; structural integrity reserve studies follow section 718.112, and milestone inspections apply to buildings three stories or more (553.899). Collier is a CRS Class 5 community (Collier floodplain management).

What is being built near Cypress Woods in Naples is mostly road work: Collier County has hired a designer for a four-lane Livingston Road flyover over Immokalee Road, the I-75 and Immokalee Road diverging-diamond interchange is expected to start in early 2027, and intersection improvements are planned at Northbrooke Drive, the Cypress Woods entrance road.
Collier “awarded a nearly $7.6 million contract” to design a Livingston Road flyover above Immokalee Road; construction follows the I-75 diverging-diamond interchange, “expected to begin in early 2027,” with completion “about five and a half, maybe six years” out (Gulfshore Business, July 2026).
Improvements are scheduled east of the flyover, including “across from Juliet Boulevard at Northbrooke Drive, which serves Huntington Lakes, Cypress Woods Golf & Country Club, Mason Classical Academy High School and the planned STARability campus” (Gulfshore Business).
The flyover grew out of the county’s Immokalee Road corridor congestion study, which focused on “a two-mile stretch between Livingston Road and Logan Boulevard” (Naples Daily News, 2021; WINK News). The county’s transportation engineering list includes the final phase of Collier Boulevard widening and other North Naples intersection work (Collier County).
Nearby planned developments include Huntington (built out), Quail II (Quail Creek Village), Carlton Lakes, Pelican Strand, Northbrooke Plaza (commercial) and Longshore Lake, all within about two-thirds of a mile (Collier PUD layer).
