BONITA SPRINGS, FLORIDA
12 Bonita Springs agents and teams compared on Google reviews, DBPR licence dates, brokerage of record and RealTrends production, all dated 7 September 2026.
McGreevy and Comisar of Domain Realty compared 12 Bonita Springs real estate agents and teams on eight public, dated criteria, all retrieved 7 September 2026. On that record McGreevy and Comisar hold the only RealTrends Verified team figure on the list, 241 closed sides in 2025, with 21 and 22 years licensed, and sit ninth on Google reviews at 73.
By Jesse McGreevy and Marc Comisar, founding partners of McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008. Brokered by Domain Realty. Updated September 2026 (data date 7 September 2026). This page is the comparison companion to our resident-written Bonita Springs real estate guide.
This page is published by McGreevy and Comisar of Domain Realty; rankings reflect the criteria stated above on the data date shown.
Criteria and data date: Google Business Profile review count and rating, years licensed per the Florida DBPR licence record, brokerage of record per DBPR, office city per Google Business Profile, team or solo, languages listed on the public profile, published production only where the agent or RealTrends published it, and the public record ids behind every cell. All retrieved 7 September 2026. Selection rule: every real estate agent or team with a Google Business Profile whose address city is Bonita Springs, FL carrying 50 or more reviews on the data date, plus any RealTrends Verified 2026 team based in Bonita Springs. Property-management, association and vacation-rental listings are outside the rule, and the publisher’s own brokerage office listing (Domain Realty, 256 reviews at 4.8, at the same address as our row) is left out so one office is not counted twice. Because 14 other Bonita Springs profiles cleared 50 reviews and 15 other RealTrends-listed teams are based in the city, more than 11 others qualified, so the table carries the 11 with the most Google reviews plus McGreevy and Comisar, as the rule provides. Rows are listed by Google review count on the data date, highest first, ties alphabetical, with McGreevy and Comisar in their measured position and nowhere else.

Every cell in the table is a record, not an opinion. Where a record could not be retrieved on the data date, the cell says so rather than carrying a guess. Nothing on this page characterises any agent or team other than McGreevy and Comisar; the table shows the public record and the reader does the reading.
McGreevy and Comisar selected the roster by a rule written before the data was pulled, then compared every row on the same eight criteria on one day, 7 September 2026. Nothing was ranked on private knowledge, on unverified production, or on anything a reader cannot check against a public record with a licence number or a Google listing.
Data updated: September 2026 (Florida DBPR licensee portal, Google Business Profile, RealTrends Verified, retrieved 7 September 2026).
The yardstick. The selection rule is stated above the table: a Google Business Profile whose address city is Bonita Springs, FL, 50 or more reviews on the data date, plus any RealTrends Verified 2026 team based in Bonita Springs, with a cap of the 11 most-reviewed others when more than 11 qualify. For this page we tracked 120 Google Business Profiles returned for real estate agents in Bonita Springs, opened the place page of every one at 50 or more reviews to read its full address and category, and pulled the DBPR record behind every one that met the rule. On 7 September 2026, 14 Bonita Springs-addressed agent or team profiles cleared 50 reviews, 16 RealTrends Verified teams were based in the city including McGreevy and Comisar, and the cap applied, so the 25-review fallback floor the rule also carries was never needed. Bonita Springs is a bigger agent market than Estero, where the same rule needed the lower floor.
What each criterion measures, and where it comes from.
How the table is ordered. By Google review count on the data date, highest first, ties alphabetical, which is the criterion most readers check first. McGreevy and Comisar sit ninth on that column with 73 reviews at 4.9, tied with one other row, and the page says so plainly rather than reordering the table to put the publisher on top. Where the record does not support an order, the criteria are shown side by side and no tiebreak is invented.
What is deliberately not on the table. No review text from any profile other than our own. No home addresses, even where the DBPR record carries one. No production figure that an agent or RealTrends has not published. No adjective about anyone. Three Bonita Springs profiles that cleared 50 reviews and 15 RealTrends teams sit outside the 11-row cap, and they are outside it because of the count, not because of anything else.
McGreevy and Comisar closed 241 sides in 2025 on the RealTrends Verified record, the only team figure on this page, from an office that sits inside the city at 24031 S Tamiami Trl #101. If you are selling, start with a free valuation of your Bonita Springs home and call Jesse direct at (239) 898-6072. If you are buying, see how McGreevy and Comisar represent Bonita Springs buyers and call Marc Comisar at (239) 287-5873. Every number on this page can be checked against the record ids in the table, which is exactly how we would want you to check us. Top 1% Real Estate Agents Nationally Since 2008. Brokered by Domain Realty.
Eight Bonita Springs-addressed profiles carried more Google reviews than McGreevy and Comisar on 7 September 2026, led by counts of 207, 167 and 150, against McGreevy and Comisar’s 73 at a 4.9 rating. The table names them. Google reviews measure volume and recency of feedback on one platform; they do not measure closings, licence history or price tier.
Data updated: September 2026 (Google Business Profile counts as displayed on Google Maps, retrieved 7 September 2026).
McGreevy and Comisar hold 73 Google reviews at 4.9 on the data date, and the count sits on a profile that carries the office at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134, and the direct line (239) 898-6072. A separate national team profile for McGreevy and Comisar carried 103 reviews at 5.0 on the same day, and the Domain Realty brokerage office listing at the same address carried 256 at 4.8; neither figure is in the table because the table’s criterion is the team’s own Google Business Profile only, and the point of a criteria-based page is that the criterion does not move to flatter the publisher.
Two things worth knowing about review counts before you weigh them. First, Google’s own help pages explain that the review score is the average of all published ratings and that Google removes reviews that break its policies, which is why counts drift and why this page carries a date on every number. Second, a review count is one platform’s record, and in Bonita Springs it also reflects the kind of listing: four of the eight rows above us are brokerage or team listings whose count pools every agent in the office, while a two-principal team like McGreevy and Comisar collects reviews for two people. Read the count next to the licence date, the brokerage and the team-or-solo column, not on its own.
If you want reviews you can read rather than count, the client review block further down this page quotes McGreevy and Comisar’s own verified Google reviews, and only those. This page does not quote or paraphrase a review left for anyone else.
Jesse McGreevy has held Florida licence SL3101296 since 4 November 2004 and Marc Comisar has held Florida licence BK3060671 since 25 September 2003, both Current and Active with DomainRealty.com LLC as brokerage of record, per the Florida DBPR portal on 7 September 2026. That is 21 and 22 complete years; one corporation row also shows 22 and one broker row 21.
Data updated: September 2026 (Florida DBPR licensee portal, records retrieved 7 September 2026).
The Florida Department of Business and Professional Regulation publishes every real estate licence at myfloridalicense.com, and checking one takes about a minute. Choose Search by Name or Search by License Number, enter the agent, and open the record. The record shows the licence type (Sales Associate, Broker Associate or Broker), the status (Current and Active is the one you want), the original licensure date, the expiry date, the brokerage of record under Related License Information, and any disciplinary history. Marc Comisar’s record shows the Broker Sales rank, which means he holds a broker licence and practises as a broker associate under Domain Realty; Jesse McGreevy’s record shows Sales Associate. Both records carry the Professional Association qualification, which is the P.A. after their names.
Every years-licensed figure on the table came from that portal on the same day. Where a row is a corporation listing rather than a person, the table shows the corporation’s licence date and says so, because a corporation’s date and a person’s date are different facts; where the portal also showed the corporation’s qualifying broker on the first page of its relations, that broker’s date is beside it. Where a row is a team brand, the table shows the licence of the person the team’s own public site names as its leader and says so. Nothing in the years column is a guess.
Licence tenure is a floor, not a ranking. A licence issued in 2004 proves twenty-one years of standing with the state; it does not prove twenty-one years of Bonita Springs closings. Read it next to the published production column, which is the only place on this page where closings appear, and only where a third party published them.
Every Florida sales associate works under a licensed broker, and the DBPR record names that broker or corporation as the brokerage of record. On this table McGreevy and Comisar’s brokerage of record is DomainRealty.com LLC, doing business as Domain Realty, licence CQ1049052, since July 2015, with Jesse McGreevy as a co-founder of that brokerage.
Data updated: September 2026 (Florida DBPR licensee records and Related License Information views, retrieved 7 September 2026).
Brokerage of record matters for three practical reasons. The broker is who holds your escrow deposit under Florida law, who is accountable to the Florida Real Estate Commission for the associate’s conduct, and whose name must appear in any team advertising under Rule 61J2-10.026 of the Florida Administrative Code, which is why every mention of the team on this page reads McGreevy and Comisar, Domain Realty. A team name that never shows its brokerage is not following the rule.
The table shows a mix of brokerage types, and the record is neutral about all of them: national franchise brokerages with a Naples or Fort Myers main office, independent corporations with their own qualifying broker, a broker-owner, and a Florida brokerage founded by its principals. McGreevy and Comisar’s brokerage, Domain Realty, was co-founded by Jesse McGreevy in 2015 and is the brokerage behind Domain Realty Group, the #1 real estate team in Southwest Florida since 2012. What that means for a client is that the people whose names are on the door at 24031 S Tamiami Trl #101 and the people whose licences are on the file are the same people.
The employed-by date on a DBPR record is also useful. It tells you how long an agent has been at the current brokerage, and a series of short stints is a fact you may want to ask about. Both McGreevy and Comisar records show Domain Realty as brokerage of record since July 2015, the year the brokerage was founded; several rows on the table show an employed-by date in 2024 or 2025, which the record reports without comment.
On the 7 September 2026 record McGreevy and Comisar lead the table on published team production, 241 RealTrends Verified sides and $157.57M in 2025, ranked 1 among Bonita Springs teams. They do not lead on Google reviews, where eight profiles carry more, and one corporation row matches Marc Comisar’s 22 years. Top 1% Real Estate Agents Nationally Since 2008 stands behind that record.
Data updated: September 2026 (RealTrends Verified 2026 program based on 2025 sales data; Florida DBPR; Google Business Profile; all retrieved 7 September 2026).
That is the honest reading of the table, and it is the reading a Bonita Springs seller should want. Published production is the criterion that most directly measures what a listing agent does, and RealTrends is the one third party on this page that publishes a verified figure: McGreevy and Comisar, Domain Realty, closed 241 sides and $157.57M in 2025, with an average home price of $653.8K, ranking 1 by volume and 1 by sides among Bonita Springs teams, 11 by volume and 5 by sides in Florida, and 129 by volume and 131 by sides nationally. The second-ranked Bonita Springs large team on the same RealTrends list closed 133 sides, and one other row on the table carries an individual RealTrends figure of 63 sides for a company co-owner; the table shows each figure exactly as published.
On review count the record says what it says. McGreevy and Comisar’s 73 Google reviews at 4.9 sit ninth on the table, and this is the city where our own office is, so there is no geography to explain it away. We could have chosen a criterion or a platform that put us first, and we chose not to, because a page that ranks the publisher first on every column is a brochure, and you already know what a brochure is for.
On office city, McGreevy and Comisar’s office at 24031 S Tamiami Trl #101 sits in Bonita Springs, FL 34134, on US 41 between Bonita Beach Road and the Estero line, so the office criterion that kept several strong Estero-addressed profiles off this table is one our own row meets. The rest of the case is not on the table at all: McGreevy and Comisar and their Domain Realty Group team have sold over $2.5 Billion in Real Estate across Lee and Collier counties, and in the twelve months to June 2026 McGreevy and Comisar and the Domain Realty team listed and sold 78 homes in Bonita Springs at a median of $480,000, as published on our Bonita Springs guide. Those figures are ours to publish about ourselves; the table carries only what a third party published.
Neither structure is better on the record; the Florida DBPR treats a team as individually licensed associates under one broker, and the table shows teams, two-agent listings, a broker-owner and brokerage offices with strong reviews. McGreevy and Comisar operate as a team under Domain Realty with 20 active licensed agents on the 2026 RealTrends Verified profile, led by principals licensed 21 and 22 years.
Data updated: September 2026 (Florida Administrative Code Rule 61J2-10.026; RealTrends Verified 2026 team profile; retrieved 7 September 2026).
What a team changes is coverage and continuity. A solo agent is one licence, one phone and one calendar. A team can show a Bonita Bay condo the same afternoon a buyer calls, run a listing’s marketing while the lead agent is at a closing, and keep a transaction moving through the 95 to 127 days that the median Bonita Springs sale took from listing to closing in April 2026. What a team does not change is who is accountable: under Florida law every associate on a team works under the same broker, and under Rule 61J2-10.026 the team must advertise with the brokerage name attached, which is why the team name on this page never appears without Domain Realty beside it.
The question to ask any team is who actually handles your file. At McGreevy and Comisar the answer is the two names on the page: Jesse McGreevy works with sellers on pricing and marketing and sets the appointments, and Marc Comisar runs the field, the listing appointments and the buyer side. The team behind them, Domain Realty Group, is the #1 real estate team in Southwest Florida since 2012, and its 4,000+ transactions are the depth behind two principals rather than a substitute for them. The two principals are the ones who earned Top 1% Real Estate Agents Nationally Since 2008, and they are the ones you meet.
The question to ask a solo agent or a brokerage office is what happens when the person you liked is unavailable, and who exactly will be at your closing. A good answer exists for every structure on the table. The table lets you weigh them on the same record and decide which answer you prefer.
McGreevy and Comisar fit a Bonita Springs seller pricing between two ZIP codes that moved differently, a buyer choosing among the city’s gated clubs and its coastal slice, a luxury or waterfront move where their 2025 RealTrends average sale price was $653.8K, and a relocating buyer who needs the flood map explained first. The criteria are the guide, applied to every row.
Data updated: April 2026 (Florida Realtors SunStats, ZIPs 34134 and 34135, as published on our Bonita Springs guide; RealTrends Verified 2026 profile; retrieved 7 September 2026).
A seller who needs the price right the first time. In April 2026 the coastal ZIP 34134 median sale price was $697,000, down 8.6 percent year over year, while the inland ZIP 34135 median was $485,000, down 11.0 percent, and homes closed at a median of 89.3 percent of original list price on the coast and 92.9 percent inland, per Florida Realtors SunStats as published on our Bonita Springs guide. In a market where the two halves of one city disagree by that much, the list price is the negotiation, and McGreevy and Comisar’s 241 sides in 2025 are the largest published sample on this page of what Bonita Springs and Estero homes actually closed for. Start with a free home valuation or call Jesse direct at (239) 898-6072.
A buyer choosing between Bonita Springs’ club communities and its coast. Bonita Bay, Pelican Landing, The Colony and Mediterra on the gulf side; Spanish Wells, Palmira, Worthington, Vasari, Hunters Ridge and The Brooks inland; Bonita National and the new construction east of I-75; and the coastal slice of Bonita Beach, Little Hickory and Barefoot Beach where most parcels sit in FEMA AE or VE flood zones. Equity and non-equity club structures, CDD lines and flood zones differ street by street, and the agent you pick should already know them. See how McGreevy and Comisar represent Bonita Springs buyers and our Bonita Bay guide.
A luxury or waterfront move. McGreevy and Comisar alone have over $900 million in Sales, and the 2025 RealTrends average sale price of $653.8K sits between the April 2026 inland median of $485,000 and the coastal median of $697,000, which tells you where their business concentrates without anyone needing to say so. On the coastal ZIP the April 2026 average sale price was $1,290,661, and 75.0 percent of those closings were cash.
A relocation from out of state. A relocating buyer needs an agent who can explain Florida’s transaction-broker default, the homestead rules, the city’s CRS Class 5 flood-insurance discount and the FEMA 50 percent rule, and the difference between Bonita Springs, Estero and Fort Myers before the first showing. That is the content of our Bonita Springs guide and our comparisons of Estero and Bonita Springs and Bonita Springs and Fort Myers, all written by the people whose licences are on this page.
A move that turns on language. The public record on this criterion is thin: no Google Business Profile on the table lists a language, and one row’s listing name is bilingual. McGreevy and Comisar’s team profile lists English, Spanish, French and Italian, and the honest note is that Google does not carry that field for anyone here, so ask.
For every row on the table, the same criteria apply and the same public records are the place to check. Pick the criterion that matters to your move, read down that column, and then call the agent whose record fits.
Published production on this page means a closed-sides and dollar-volume figure that RealTrends Verified published for the 2025 sales year, cited to that publication and nothing else. McGreevy and Comisar’s figure is 241 sides and $157.57M; one other row carries an individual RealTrends figure and ten carry none on the Bonita Springs or Estero pages, meaning nothing was published there, not nothing sold.
Data updated: September 2026 (RealTrends Verified 2026 program, program release 10 July 2026, based on 2025 sales data, retrieved 7 September 2026).
RealTrends Verified is a submission-based ranking program: agents and teams submit their production for the prior calendar year, RealTrends classifies them by size, and RealTrends states that it verifies submissions, including through an automated electronic verification step, before publishing city, state and national ranks. It is the closest thing the industry has to a public, third-party production record, and it is the only production source this page uses. On 7 September 2026 the Bonita Springs pages listed 31 individuals, 9 small teams, 5 medium teams and 2 large teams; we tracked every one against the roster. Aggregator sites publish sales figures of their own, and on our own profiles those figures disagree with each other by hundreds of millions of dollars, which is exactly why they are not on the table.
An MLS record would be more complete, but it is not public. Members can pull any agent’s closed sides from the Southwest Florida MLS, and a seller interviewing agents is entitled to ask each one for that pull. McGreevy and Comisar will hand you theirs. What a page like this cannot do is publish a competitor’s private MLS production and call it a ranking, so it does not.
The RealTrends figure also settles a question sellers ask about teams. A team figure counts every side the team closed, so a 20-agent team’s 241 sides and an individual’s 63 sides are different kinds of number. Both are on the table as published, with the team size beside ours, and you can divide for yourself.
Bonita Springs recorded 284 closed sales across ZIPs 34134 and 34135 in April 2026, up 24.0 percent from April 2025, with medians of $697,000 on the coast and $485,000 inland, 1,203 active listings and months of supply of 9.5 and 5.7, per Florida Realtors SunStats on the McGreevy and Comisar Bonita Springs guide. One city, two markets; pricing decides which you are in.
Data updated: April 2026 (Florida Realtors SunStats, ZIPs 34134 and 34135, all property types, April 2026, as published on our Bonita Springs guide and retrieved 7 September 2026; RealTrends market widget sourced to Altos Research, 7 September 2026).
The rest of the April 2026 snapshot tells the story of a city that split. On the coastal side, ZIP 34134 closed 112 sales, 84 of them cash, at a median of $697,000 and an average of $1,290,661; the median home took 87 days to go under contract and 127 days to close, and months of supply fell from 16.0 to 9.5 in a year. Inland, ZIP 34135 closed 172 sales, 103 of them cash, at a median of $485,000 and an average of $614,827; the median home took 57 days to contract and 95 days to close, and months of supply fell from 9.3 to 5.7. Citywide, dollar volume rose 27.0 percent to $250.4 million while active inventory dropped 26.2 percent from 1,630 to 1,203 and new listings fell 23.0 percent. A separate market widget published by RealTrends and sourced to Altos Research on 7 September 2026 showed a median list price in Bonita Springs of $874,900 with 353 homes on the market and a median of 126 days on market, a list-side figure that sits well above both sold-side medians and is the gap a good listing agent closes.
What that means for the choice on this page. An inland Bonita Springs home at 5.7 months of supply and a 92.9 percent list-to-sale ratio is a balanced market where a well-priced home draws a cash offer inside two months; a coastal home at 9.5 months and 89.3 percent is still a buyer-tilted market where an overpriced listing sits for a season. The same agent has to price both correctly, and the agent whose published production is largest has the largest sample of what those cash buyers actually paid. For every Bonita Springs pricing conversation we tracked the two ZIP snapshots above against the closed comparables in the community in question, and that is the conversation to have with Jesse direct at (239) 898-6072 before you set a list price. If you want to see the homes behind these numbers, every home for sale in Bonita Springs is on Domain Realty Group, the team site McGreevy and Comisar lead; this page stays on the question of who to hire.
McGreevy and Comisar’s office is at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134, on US 41 near the Estero line, the team’s home base since Domain Realty, the brokerage Jesse McGreevy co-founded, opened in 2015. Jesse has sold Southwest Florida real estate since October 2004 and launched the team that became Domain Realty Group in October 2008.
Data updated: September 2026 (City of Bonita Springs; U.S. Census Bureau QuickFacts; McGreevy and Comisar records; retrieved 7 September 2026).
In Jesse’s words. Bonita Springs is where I proposed to Holly, in a condo in Bonita Bay, and it is where Marc Comisar and I chose to put the office when we started Domain Realty in 2015. I have lived in Estero since 2003, so for twenty-two years my daily drive has been the same stretch of US 41 that runs past Coconut Point and into Bonita Springs, and I have watched what that corridor did to prices on both sides of the city line.
That matters on a page like this for one reason. Every number in the table above is a public record, and I would rather be judged on the record than on a slogan. But the record does not show you that Marc and I have worked every zone of this city since 2004, the coastal slice, the gated west around Bonita Bay and Pelican Landing, the Old 41 corridor and the inland clubs from Spanish Wells to The Brooks, that we sold through the 2008 crash and priced through the 2022 storms and the cash-buyer wave that followed, that we know which side of Bonita Beach Road the flood maps change on and which club memberships transfer with the deed, and that the city whose median home value the Census puts at $497,100 and whose population it puts at 57,634 is not one market but two, split at the coast. Marc has held his broker licence since September 2003 and has spent most of those years on the listing side, in the field, which is why the appointment you book with us is with him or with me and not with someone we hired last spring.
The table is how you check us. This block is why we are comfortable being checked, in the city where our office is.
McGreevy and Comisar’s Google Business Profile carried 73 reviews at a 4.9 rating on 7 September 2026, and the three quotations below are verbatim client reviews from that profile, quoted with nothing changed. This page quotes no review from any other profile and counts none beyond the dated numbers in the table.

Brokered by Domain Realty. Jesse McGreevy (SL3101296) and Marc Comisar (BK3060671) are licensed Florida real estate professionals, licensed and regulated by the Florida Real Estate Commission under Chapter 475, Florida Statutes. McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, Top 1% Real Estate Agents Nationally Since 2008. If you are interviewing agents, call Jesse direct at (239) 898-6072 and ask for the same public records this page used.
This page is published by McGreevy and Comisar of Domain Realty; rankings reflect the criteria stated above on the data date shown.
Start with the public record rather than the advertising: the Florida DBPR licence lookup for tenure, status and brokerage, the Google Business Profile for dated reviews, and RealTrends Verified for published production. Then interview two or three agents whose records fit your move and ask each for a closed-sales pull. McGreevy and Comisar built this page so the record sits in one place.
The National Association of Realtors and Florida Realtors publish ten questions for each side: how long you have been licensed, whether you are a Realtor bound by the Code of Ethics, which Bonita Springs communities you work most, how you set a list price, what the marketing plan includes, and whether I can speak to recent clients. McGreevy and Comisar answer all ten on a first call.
Go to the Florida Department of Business and Professional Regulation licence portal, choose Search by Name or Search by License Number, and open the record. It shows licence type, status, original licensure date, expiry, brokerage of record and any discipline. Jesse McGreevy is SL3101296 and Marc Comisar is BK3060671; both read Current and Active with Domain Realty on 7 September 2026.
Under Chapter 475, Florida Statutes, a broker may operate a brokerage and hold escrow; a sales associate performs the same services under a broker’s direction; and a broker associate holds a broker licence but works under another broker. Marc Comisar is a broker associate and Jesse McGreevy a sales associate, both under Domain Realty, the brokerage Jesse co-founded in 2015.
A team is a group of individually licensed associates working under one brokerage and advertising under a shared name. Florida Administrative Code Rule 61J2-10.026 requires the brokerage name in team advertising and, since 2019, bars the team name from being printed larger than the brokerage name. McGreevy and Comisar advertise as McGreevy and Comisar, Domain Realty, for that reason.
No. Under Section 475.278, Florida Statutes, every licensee is presumed to be a transaction broker, a limited form of representation, unless a single-agent or no-brokerage relationship is established in writing. A single agent owes fiduciary duties including loyalty and full disclosure. Ask any Bonita Springs agent, McGreevy and Comisar included, which relationship they offer, in writing, before you tour or list.
They measure how many signed-in Google users published a rating for that profile and the average of those ratings, and Google removes reviews that violate its policies, so the count moves over time. A count does not measure closings, licence history or price tier, and an office listing pools every agent in it. This page therefore dates every count and shows the listing type.
Because the table is ordered by the record, and on 7 September 2026 eight Bonita Springs-addressed profiles carried more Google reviews than McGreevy and Comisar’s 73 at 4.9, four of them office or multi-agent listings. McGreevy and Comisar lead on published team production instead, and a page that reorders its own criteria to put the publisher first is not a comparison.
Florida law sets no commission rate; every fee is negotiable and is agreed in writing in the listing agreement or the buyer-broker agreement. Since 17 August 2024, under the NAR settlement practice changes summarised by Florida Realtors, a buyer signs a written agreement stating the buyer agent’s compensation before touring a home. Ask McGreevy and Comisar for the written terms first.
Per Florida Realtors’ summary of the NAR settlement, since 17 August 2024 MLS participants working with a buyer must sign a written buyer-broker agreement before the buyer tours a home, and that agreement must specifically and conspicuously disclose the compensation. Offers of compensation can no longer be published in the MLS. McGreevy and Comisar put the terms in writing at the first meeting.
Florida does not require one, and a buyer may work directly with a listing agent as a customer. Most Bonita Springs buyers use their own agent because the listing agent represents the seller’s side, and because a buyer’s agent knows which communities carry CDD assessments, equity club obligations or AE and VE flood zones. McGreevy and Comisar represent buyers under a written agreement.
Sixty to ninety days before you want to list. In April 2026 the median Bonita Springs home took 87 days to go under contract on the coast and 57 inland, and 127 and 95 days from listing to closing, per Florida Realtors SunStats, so a seller who wants to close by a season change should talk to McGreevy and Comisar a quarter ahead.
On the most recent complete month, yes at the median and no in volume. The April 2026 median sale price was $697,000 in coastal ZIP 34134, down 8.6 percent, and $485,000 in inland ZIP 34135, down 11.0 percent, while closed sales rose 24.0 percent and active inventory fell 26.2 percent, per Florida Realtors SunStats as published on the McGreevy and Comisar Bonita Springs guide.
Both, depending on the ZIP. In April 2026 inland ZIP 34135 carried 5.7 months of supply, at the balanced line, while coastal ZIP 34134 carried 9.5 months, still buyer-tilted at the high end, both down sharply from 9.3 and 16.0 a year earlier. Well-priced homes sell in either; McGreevy and Comisar price to the ZIP and the community, not a citywide average.
There is no best on the record; each fits a different move. The gulf-side clubs of Bonita Bay, Pelican Landing, The Colony and Mediterra, the inland golf communities from Spanish Wells to The Brooks, Bonita National east of I-75, and the coastal slice of Bonita Beach and Barefoot Beach all trade at different fees, flood zones and price bands. McGreevy and Comisar’s Bonita Springs guide covers every one.
The public record does not favour either. The DBPR record shows the individual licence and the brokerage of record whatever the sign says, and Google reviews attach to the person, team or office, not the franchise. What matters is whether the agent knows Bonita Springs’ communities and flood maps from the inside. McGreevy and Comisar are an independent brokerage’s team, based in the city since 2015.
RealTrends Verified publishes the Florida rankings each year from verified 2025 production, by individual and by team size, and the current lists are on its site. On the 2026 program McGreevy and Comisar, Domain Realty, rank 5th in Florida by sides and 11th by volume among large teams, with 241 sides and $157.57M, and rank 1 among Bonita Springs teams.
Under Florida’s transaction-broker default an agent keeps limited confidentiality, so when you speak to the other side’s agent, do not disclose the top price you would pay, the lowest you would accept, or a deadline that weakens you. With your own agent under a written single-agent relationship, tell them everything; loyalty and confidentiality are fiduciary duties there. McGreevy and Comisar explain the difference first.
The public figures are the honest answer. The U.S. Census Bureau reports a median household income of $95,210, a median owner-occupied home value of $497,100 and a 2025 population estimate of 57,634 for Bonita Springs, with 44.2 percent of residents aged 65 and over; April 2026 median sale prices were $697,000 coastal and $485,000 inland. McGreevy and Comisar’s 2025 average sale was $653.8K.
It depends on the move, and McGreevy and Comisar wrote a full comparison of the two because both sides are home turf: the office is in Bonita Springs and Jesse McGreevy lives in Estero. Read the Estero versus Bonita Springs comparison for price bands, drive times, fees and flood zones, and the Estero best-agents page for the same public-record table across the line.
Quarterly. Every row of the table is re-pulled on a single data date so that every column carries the same date, and the market figures are refreshed when Florida Realtors SunStats publishes a later complete month. The data date of this version is 7 September 2026, and McGreevy and Comisar print the date beside every data heading so a reader never guesses.
Every figure on this page carries a publisher and a retrieval date. Competitor facts come from three public sources only, the Florida DBPR licensee portal, the agent’s own Google Business Profile as displayed on Google Maps, and RealTrends Verified, and the record ids for each row are in the table’s final column. No competitor website is linked, no aggregator profile is linked or quoted, and no review left for anyone other than McGreevy and Comisar is quoted, counted or paraphrased.
