Golf in Lee County is not one market, it is four. Across the 80 golf communities and clubs we measured, 17 bundle golf into every owner's dues, 15 require club membership but sell golf separately on top, 20 leave golf entirely optional, and 3 bundle it for only part of the community. Buying the wrong one of those four costs real money every year.
That distinction is the single thing buyers get wrong most often in Bonita Springs, Estero and Fort Myers, and we have not found it published as a measured count for Lee County anywhere else. The 17 bundled communities in the table below each carry a mandatory annual cost that follows the deed, and a buyer who misreads which of the four access types they are buying into can be locked into thousands a year they never intended to spend. Since 2004 we tracked these communities through three market cycles and two major hurricanes, and we tracked which clubs actually publish their pricing and which do not. Bundled golf means the golf membership sits inside your mandatory association dues and conveys with the deed. Across the 17 bundled communities we measured in Lee County the annual figure varies widely by community, so a county average would mislead. The table below carries each community with its own dated figure and its source tier.
Bundled golf puts golf inside every owner's dues, with no initiation and no waitlist, but you pay forever whether you play or not and the tee sheet is tighter because every household is a member. An equity club sells membership separately, usually for a substantial initiation, with capped membership and easier tee times. Neither is better.
15 of the 80 communities we measured require every owner to join the club, then charge for golf on top as a separate purchase. Buyers routinely read these as bundled golf and budget accordingly, then find the golf line is extra. This is the most expensive category error in this market, and it is why our table separates the two states.
Data updated: September 2026. The yardstick is fixed and disclosed: access class, how golf is actually sold, initiation, annual dues, course designer, holes, and whether we publish a page on that community. Every figure carries its own date because different figures decay at different rates, so a single "as of" line on this page would be a lie about most of the cells. Initiation and dues appear only where the club, its association, a community development district budget or a county document publishes them. Where a club does not publish its own pricing, the cell reads "Not published by the club" and we do not republish a third-party number in its place, because a figure a club has not confirmed is not that club's price. Other cells marked [VS] come from a secondary publisher and are directional; [I] marks our own structural reading.

Peak season runs roughly January through April, when seasonal residents arrive and every tee sheet tightens at once. Public courses book out further ahead in those months than at any other time of year, and bundled communities feel it most because every household holds playing rights. Summer is the opposite problem: rates fall sharply, but afternoon storms and greens maintenance shape when you can actually play.
The swing is larger than most newcomers expect. Eastwood Golf Course in Fort Myers, a city owned course, charges $135 for 18 holes with a cart in peak season and $60 in summer, a 2.25 times difference, both figures published in the City of Fort Myers Resolution No. 2025-87. Several other Lee courses run swings above two times. The public-course table above carries each rate with the season and year it applies to.
Ian made landfall on 28 September 2022 essentially over Lee County, and the recovery was not uniform. Some courses were playing within weeks, others took more than a year, and at least one has not confirmed a reopening at all. Turf choice mattered more than anything else: courses on salt tolerant paspalum recovered far faster than bermuda after saltwater intrusion. 9 facilities in our catalogue are closed or not operating today, from storm damage, redevelopment and older closures.
It is not hypothetical in Southwest Florida. Courses in this region have closed to redevelopment, to storm damage and to simple economics, and homeowners who paid a premium for a fairway view have limited recourse once the operator decides to stop. Before buying, read the association budget, the reserve study and the last three years of minutes, and find out who actually owns the golf land.
Five questions settle most of it before you write an offer. Which of the four access types is this community, exactly? What is the total mandatory annual cost, including master association, sub association and any community development district assessment? Is there a capital contribution or transfer fee at closing, and who customarily pays it? Has the club levied a special assessment in the last five years? And who actually owns the golf course itself, the members or a third party?

Every golf community brochure in Southwest Florida shows the same photograph of an empty fairway at golden hour. That is not what a February Tuesday looks like in a bundled community in Estero or Bonita Springs, and it is not what August looks like either. Here is the version we give clients before they buy, including the parts that cost money and the parts that genuinely favour Lee County over its neighbours.
January through April is when every seasonal resident arrives at once. It lands hardest in bundled communities, where every household holds playing rights by deed, so the tee sheet has no relief valve. This is the single most common complaint we hear from buyers in their first season, and it is worth planning around rather than discovering.
Cart path only days after heavy rain are common through the wet season, and greens maintenance closes or slows courses in the hottest months. Each club sets its own schedule rather than following a county calendar, so confirm the window with the club before planning a summer trip around golf.

We catalogued 80 golf communities and clubs and 32 public-access courses across Lee County, fixed the yardstick columns before collecting so the table could not be shaped to a conclusion, and graded every cell by source tier. Club primary means the club's own document, an association document, a community development district adopted budget, or a city fee schedule. Secondary means a realtor site, aggregator or trade publisher, and is marked and treated as directional. 83 cells carry no figure at all, and those print the sentence "Information not available at time of publishing" rather than a guess. We recorded 28 conflicts between sources and 54 exclusions with reasons, rather than silently picking a number.
Every figure in the tables above traces to one of the sources below, recorded per cell with its own date. Club primary sources outrank secondary ones, and where only a secondary figure existed for a fee we did not publish it.
