If you own a condominium in The Glades Golf and Country Club and are thinking about selling, or you are weighing The Glades against the other East Naples communities around it, Jesse McGreevy and Marc Comisar wrote this page for you. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings, Top 1% Real Estate Agents Nationally Since 2008, with over $900 million in personal sales, and Jesse has worked Southwest Florida real estate since 2004. The Glades Golf and Country Club is a bundled golf condominium community of 1,169 homes in Naples, Florida. It sits at 174 Teryl Road in ZIP 34112, between Tamiami Trail East and Airport Road, next to the Collier County Government Center campus, on about 200 acres with two 18-hole golf courses that every owner already pays for in the monthly fee (The Glades Golf and Country Club). The Hubschman family began it in 1971, the twelve sections were recorded between 1971 and 1979, and it has been one condominium association ever since (association page; DBPR condominium extract).
McGreevy and Comisar are the best realtor for The Glades Golf and Country Club in Naples because they pair career-scale results, the #5 real estate team in Florida in the 2026 RealTrends rankings and over $900 million in personal sales, with a record-by-record read of The Glades itself: its 12 sections, its fee sheet, its buyer-approval rules, its FEMA map and its 55 MLS closings.
If you’re searching for the best realtor for The Glades, whether you’re ready to sell your Glades condo or buy your next one, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, Top 1% Real Estate Agents Nationally Since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings, and the team has worked together since 2008.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day.
The Glades market, last 12 months: We tracked 55 closings in The Glades Golf and Country Club association in the Southwest Florida MLS at a $195,000 median and a range of $135,000 to $735,000, and 62 closings at a $208,500 median across everything the MLS files under the Glades development name, $14,765,195 in volume (closed sales Aug 11, 2025 to Aug 11, 2026).
Those numbers hide two things a Glades seller needs to know. First, the Glades development name in the MLS also carries three neighboring condominiums with their own associations, Fairway Oaks, Naples Sunrise and Naples Winterpark, so a buyer comparing “Glades” sales has to separate them (Southwest Florida MLS; DBPR condominium extract). Second, every Glades section carries its own monthly fee, and the fee pays for golf, water and sewer, fiber internet, walls-out building maintenance and reserves, so two units with the same floor plan in different sections can price differently (association page; fee sheet). As the leaders of Domain Realty Group, whose team has closed over $2.5 billion in real estate, we read the section, the fee, the flood certificate and the comparable sales together before we set a list price. Sellers across the city compare the best real estate agents in Naples before they sign a listing agreement, and this page is our case for The Glades in particular. You can read more about McGreevy and Comisar and how the team works.
For Glades sellers: professional photography, video and drone, a qualified-buyer database built over two decades, and quiet, off-market options when you want discretion. The Glades’ all-in fee, with 36 holes of golf and no greens fee, is a selling point we put in front of buyers who are pricing golf memberships elsewhere in Naples.

The Glades Golf and Country Club in Naples is a finished, one-association condominium community of 1,169 one-story homes in 12 sections, where 36 holes of golf, fiber internet, water and sewer are in the monthly fee. The eight facts below change a Glades buying or selling decision most, each with its source and date.
Living in The Glades Golf and Country Club means a one-story condominium inside a 36-hole golf community where the monthly fee covers golf, pickleball, tennis, pools, water, sewer, fiber internet and exterior building care, about seven minutes from downtown Naples, with buyer approval, a 30-day rental floor and a one-small-pet rule.
The Glades is finished. Every one of its 1,169 units sits in one of twelve recorded condominium sections built between 1971 and 1979 (DBPR condominium extract), so a buyer moves into a settled neighborhood with mature trees and two established courses, not a construction site. The club’s own history notes that “Towne Center Mall, The Collier County Government center, Home Depot and much other development has gone up around the Glades” since the 1971 brochures promised a “secluded” setting (club history).
The structure is simpler than most Naples golf communities. There is no master association above the condominium and no separate club corporation to join: “The Glades Golf & Country Club is a condominium association regulated by the Condominium Act and Chapter 718 FL Statutes,” and the association itself runs the clubhouse, the courses and the grounds (association page). That single-layer structure is the first thing to understand, because it means one fee, one application and one board.
If you are just starting, our guide to buying a home in Naples covers the steps from pre-approval to the condominium disclosures Florida requires, and our Naples seller guide covers listing.

A typical Glades day starts on one of the two courses or the pickleball complex, moves to a pool or the 19th Hole for lunch, and ends with a card game, a dinner dance or trivia at the clubhouse. The association lists “Art classes, Bingo, Cards & Table Games, Dinner Dances, Karaoke, Seminars, Trips & Tours” alongside bocce, bowling, golf, pickleball, tennis, water aerobics and yoga (lifestyle page). The 19th Hole serves lunch daily, Sunday brunch from 10 AM to 2 PM in high season and dinners several evenings a week, with happy hour every afternoon it is open (dining page).
You do not apply to a club separately. “With the purchase of a condominium unit, you receive membership to the club for 2 persons on the deed. The cost of which is included in your monthly association dues” (lifestyle page). The fee sheet adds that both 18-hole courses come with “No fee, walking privileges anytime” (fee sheet). Cart, guest and summer rates are on the club’s rate sheet, which this page does not reproduce.
The Glades is a one-story community. The club history says that in the early years “All that was here … were the one-story buildings,” and the first homes were “the Spanish style villas on Teryl and Harrison” (club history). The association confirms that no Glades condominium building is three stories or more (association page). The twelve sections range from 22 units in Section 8 to 192 in Section 11, and each has its own street pattern and its own monthly fee; the full section table is in the layout section below.
The Glades draws full-time residents who want golf and racquet sports without an equity or initiation fee, seasonal owners who rent within the leasing rules, and buyers moving down from larger homes elsewhere in Naples. No age restriction appears in the association documents read for this page. Occupancy is limited to two permanent occupants per bedroom, and the association asks every corporate or trust buyer to name one primary occupant (purchase application). The zoned public schools are Shadowlawn Elementary, East Naples Middle and Lely High (Collier County Public Schools lookup, school year 2026 to 2027).
The Glades Golf and Country Club market over the 12 months to August 11, 2026 recorded 55 association closings at a $195,000 median, from $135,000 to $735,000, inside 62 closings at a $208,500 median under the whole Glades development name, all in ZIP 34112, $14,765,195 in volume (Southwest Florida MLS).

The MLS files four condominium names under the Glades development, and only one of them is the Glades association (Southwest Florida MLS; DBPR condominium extract).
MLS name | Association | Sales | Prices |

Most Glades-name sales sit in a narrow band. Of the 62 closings, 26 were between $150,000 and $199,999 and 11 between $200,000 and $249,999; only 4 closed under $150,000 and 4 at $400,000 or more (our count of the Southwest Florida MLS rows, closed sales Aug 11, 2025 to Aug 11, 2026).
Price band | Closings (all 62 Glades-name rows) |
|---|---|
Under $150,000 | 4 |
$150,000 to $199,999 | 26 |
$200,000 to $249,999 | 11 |
$250,000 to $299,999 | 8 |
$300,000 to $399,999 | 9 |
$400,000 to $499,999 | 3 |
$700,000 and up | 1 |
The 20 closings dated in 2025 had a $203,000 median and the 42 dated in 2026 a $208,500 median, a small difference on uneven samples that should not be read as a trend (our arithmetic on the same rows).
The top of the Glades Country Club range is one record at $735,000, the only sale in the 62 flagged SDE, and the next-highest Glades Country Club sale was $415,000 (Southwest Florida MLS). SDE records are real recorded sales and they count in the closing count and the range, but a single outlier tells you nothing about a typical unit. Its address and product are queued for the next MLS pull.
Fifty-five association sales against 1,169 units means about 4.7 percent of the housing stock changed hands in 12 months (our arithmetic: 55 / 1,169). Every one of those sales was a resale: the last section was recorded in October 1979 (DBPR condominium extract).
The extract behind these figures holds MLS number, status, ZIP, condominium name, sold price and close date. It does not hold list price, days on market, square footage, bedrooms, section, or active inventory, so this page does not estimate any of them. They are queued for the next MLS pull and will be filled where the comments sit.
The Glades Golf and Country Club began on land the Hubschman family bought in 1965 east of Naples on the Tamiami Trail; the first Spanish-style villas were advertised on July 17, 1971, a second golf course was added, and twelve condominium sections were recorded through October 1979 (Florida Weekly; club history).
Florida Weekly’s 2021 profile of builder Sidney Hubschman reports that “In 1965, the Hubschman family purchased the land for what is now known as The Glades, Winter Park, Lakewood and the new Seahorse Cottages” (Florida Weekly). The club’s history, which spells the name Hubshman, says the family “had bought approximately 500, 740 acres,” adds that “There are various reports on the number of acres purchased,” and notes that part of the holding was later sold to the neighboring Lakewood development (club history). The Glades itself is the association’s “200-acre property” (The Glades home page).
“On July 17, 1971, the first Glades units were advertised. The prices were $23,990 on the lake side and $22,990 on the roadside. The monthly assessment at that time was $52.50” (club history). These were the Spanish-style villas on Teryl and Harrison roads, a design the history traces to villas then being built at the entrance to Royal Harbor; the first closings were in October 1971 and owners moved in early in 1972. The state’s condominium records date Glades Country Club Apts #1, 56 units, to July 30, 1971 (DBPR condominium extract).
The developer “originally planned for only the Palmetto course but was convinced by others that due to the number of units he was planning he would need a larger recreation area and then went on to put in what became the Pines Course” (club history). The original documents capped the golf maintenance fee at $1 a month for a one-bedroom unit, $2 for two bedrooms and $3 for three, and early green fees were $1 on the Palmetto and $2 on the Pines, with a riding cart at $5 (same source).
The state’s records show the sections recorded in this order: #1 in July 1971, #3 and #2 in 1972, #3A in 1973, #4 in 1973, #5 and #7 in 1974, #8 in 1976, #9 in 1977, #6 in 1978, and #10 and #11 in 1979 (DBPR condominium extract). Every row gives 3451 Tamiami Trail East as the project address, the same developer address the state records for the Falling Waters I and II condominiums and for the Naples Winterpark condominiums recorded nearby from 1985 to 1990 (same source).
The Glades was the first of several Hubschman projects in East Naples. Florida Weekly reports that Sidney Hubschman began “working with his family in the development of The Glades in 1977, focusing on structural concrete work,” and that in the early 1990s he oversaw the family’s Falling Waters project on Davis Boulevard, “a total of about 1,500 homes” (Florida Weekly). On the Glades’ own edges, the family’s development address appears on the Naples Winterpark I to IX and North condominiums (1985 to 1990), while Naples Sunrise (1982 to 1984) and Fairway Oaks (1988) sit on Palm Drive, Penny Lane and Albi Road beside the Glades sections: 936 units in their own associations that are not part of The Glades (DBPR condominium extract).
The Glades Golf and Country Club is laid out as twelve recorded condominium sections of one-story buildings threaded around two 18-hole courses and their lakes on about 200 acres, with the clubhouse at 174 Teryl Road, Section 11 on the south edge along Albi Road, and the Airport Road and Tamiami Trail East corridors on the west and south (DBPR condominium extract; Collier County address points).
The state’s condominium register lists each section as its own recorded condominium, all governed by the same association, Glades Golf and Country Club, Inc., at 174 Teryl Road (DBPR condominium extract). The unit counts sum to exactly the 1,169 the association publishes (association page).

On the ground the sections fall into four clusters. The original 1971 to 1973 villas line Teryl Road, Harrison Road and the north end of Palm Drive (Sections 1, 2, 3 and 3A). Glades Boulevard and Tern Drive carry Sections 4 and 7 near the clubhouse. The “candy lanes” of Section 5, Candycane, Lollypop, Penny and Peppermint, run with Sections 6 and 8 off Quails Nest Road and Penny Lane. The late-1970s sections are the largest: Section 10 on Winding Way and Twisting Trail and Section 11 on Albi Road, Memory Lane and Winners Circle (Collier County address points).
Three groups of condominiums share streets, a developer address or the MLS development name with The Glades but belong to separate associations: Fairway Oaks, 36 units on Albi Road recorded in 1988; Naples Sunrise, Sunrise III and Sunrise IV, 204 units recorded 1982 to 1984 on Palm Drive, Penny Lane and Palm Haven Boulevard; and the ten Naples Winterpark condominiums, 696 units recorded 1985 to 1990 (DBPR condominium extract). Owners there do not hold Glades memberships through their deeds, so a buyer who wants the bundled golf must buy inside one of the twelve Glades sections.
No planned unit development on Collier County’s PUD layer is named for The Glades; the nearest zoning neighbors are the Collier County Government Complex PUD, 0.21 miles from the community centroid, and the built-out Winter Park PUD (Ordinance 86-88, 50.6 acres), 0.49 miles away (Collier PUD layer). The Glades predates the county’s PUD-era master plans, so the recorded condominium declarations, not a PUD ordinance, are the documents that define each section.

The Glades Golf and Country Club is governed by one condominium association under Chapter 718 of the Florida Statutes, with a volunteer board and on-site community association managers; the association owns and runs the two courses, the clubhouse and the grounds, and there is no master association, CDD or separate club corporation (association page).
“There are 1169 units in the Association which is split up into 12 individual sections. Each section has their own monthly fee, but all unit owners pay the same towards common expenses” (association page). The state register names the same entity, Glades Golf and Country Club, Inc., on every section row (DBPR condominium extract), and the Florida corporate register carries its name history under document 721246, first filed as The Glades Country Club Apts. Association (Sunbiz).
“The operation is managed onsite by the Association and Community Association Managers with administrative support,” and “The Glades Board of Directors works in hand with the Association in good faith to act as a fiduciary” (association page). Florida law sets the board’s education requirement: a newly elected condominium director must complete a four-hour course covering milestone inspections, structural integrity reserve studies, elections, record keeping and financial literacy (section 718.112, Florida Statutes).
The association states plainly that Florida’s milestone-inspection and structural integrity reserve study requirements “Do NOT apply to the Glades Golf & Country Club as there are no condominium buildings 3+ stories and we are further than 3 miles from the coast” (association page; sales and rentals page). The statute’s milestone trigger is a condominium building “three habitable stories or more in height” (section 553.899, Florida Statutes). The fee sheet still lists a “Separate Reserve Fund for major repairs to roofs, exterior painting, roadway paving” (fee sheet).
Collier County’s community development district layer returns no district at The Glades (Collier CDD layer query), and no master association sits above the condominium. The community is in the Greater Naples Fire district and county commission District 4 (Collier fire district query; Collier commission district query).
Glades owners vote as condominium unit owners, so the statute’s proxy rules apply: limited proxies are used for amendments to the declaration, bylaws and articles, and general proxies may not be used to elect board members (section 718.112, Florida Statutes). The association’s page also posts a bylaw amendment on annual leasing and the state’s condominium governance form (association page).
The fee stack in The Glades Golf and Country Club is one monthly association fee that varies by section and bundles golf, racquets, pools, water and sewer, fiber internet, walls-out building care, reserves and insurance, plus a $150 transfer fee per applicant at purchase; no CDD, no master fee and no initiation fee apply, and section dollar amounts are not published (fee sheet).
The association’s fee sheet, dated February 12, 2024, lists eighteen items included in the monthly maintenance fee (fee sheet):
Included in the Glades monthly fee | Detail on the fee sheet |
|---|---|
Golf | Two 18-hole courses, The Palmetto and The Pines; “No fee, walking privileges anytime”; complete care of both “equity owned” courses with reserves for regrassing |
Tennis and pickleball | Six new Har-Tru clay courts; a new 12-court pickleball complex with lighted night play |
Grounds | Tree trimming, fertilization, pest treatment, replanting, mowing, edging, irrigation |
Trash | Curbside pickup Monday, Wednesday and Friday; recycling Mondays |
Internet and TV | Fiber internet up to 200 Mbps and 200 television channels |
Utilities | Sewer and water to every unit |
Building maintenance | Walls-out coverage |
Reserves | Separate reserve fund for roofs, exterior painting and paving; capital reserve for equipment and roads |
Pools and dining | Nine heated pools; 19th Hole dining |
Clubhouse | Events, dances, library, art room, Golf Learning Center |
Pest control | Pest, termite and rodent control inside and out |
Management | Association management, notary, accounting, administration |
Insurance | Exterior fire and liability (contents not covered), hurricane, D&O, general liability, cyber, crime, umbrella; “NO FLOOD POLICY” |
The association says “Each section has their own monthly fee” and that dues “vary depending upon which section/phase you are to purchase in,” but it does not post the dollar amount for any section (association page; sales and rentals page). The current fee for a specific unit is stated on the association’s estoppel certificate and in the condominium disclosure a seller provides.
The purchase application carries “a filing transfer fee of $150.00 (non-refundable) per applicant,” must be received “at least 20 days prior to closing,” and approval is required before occupancy (purchase application). No capital contribution or initiation fee appears in the association documents read for this page. In Collier County the buyer customarily pays for the owner’s title insurance policy, though the contract controls.
Dining is pay-as-you-go: “All food and beverage purchases are subject to an automatic gratuity of 20% in addition to, Florida Sales Tax of 6%” (dining page). No food and beverage minimum appears on the association pages read for this guide.
A condominium owner elsewhere in Naples typically pays separately for golf membership dues, an internet and television plan, water and sewer, and exterior building maintenance. At The Glades all four are inside the one fee (fee sheet). Put the fee next to what those services cost a buyer in a non-bundled condominium, not next to a bare condominium fee, when you compare The Glades. For scale, the original 1971 assessment was $52.50 a month, or $630 a year (our arithmetic on the club history).
Property taxes depend on assessed value and homestead status and appear on each unit’s county tax bill, not in the association fee. Owners insure their own interiors and contents, since the association’s policy excludes contents, and must arrange their own flood coverage (see the insurance section). Any special assessment in progress is disclosed on the estoppel certificate.
The Glades Golf and Country Club’s twelve sections differ in age, size, street pattern, flood elevation and monthly fee, from the 56-unit 1971 villas of Section 1 to the 192-unit 1979 Section 11 on Albi Road; the four condominium groups next door that share the MLS name are separate associations (DBPR condominium extract).
Section 1, Glades Country Club Apts #1, holds 56 units recorded July 30, 1971 on Teryl Road and Harrison Road, the Spanish-style villas on Lake Teryl that opened The Glades (DBPR condominium extract; club history). All four sampled addresses are FEMA Zone AE with an 8-foot base flood elevation (FEMA NFHL, Oct 2026). The standing rules carve out one sign exception for Section 1, where an open-house sign may be placed on the grillwork of the gate or wall (Standing Rules and Regulations).
Section 2 has 100 units recorded April 10, 1972 on Palm Drive, Teryl Road and Harrison Road, and all five sampled addresses are AE 8 ft (DBPR condominium extract; FEMA NFHL, Oct 2026).
Section 3 (72 units, recorded January 1, 1972) and Section 3A (80 units, January 1, 1973) both sit on Palm Drive; every sampled address in both is AE 8 ft (DBPR condominium extract; FEMA NFHL, Oct 2026).
Section 4 has 144 units recorded August 29, 1973 on Palm Drive, Glades Boulevard and Tern Drive, near the clubhouse; six of seven sampled addresses are AE 8 ft and one is AE 9 ft (DBPR condominium extract; FEMA NFHL, Oct 2026). A dedicated Glades Section 4 neighborhood page is coming, with its own market snapshot and its association details.
Section 5 has 146 units recorded August 26, 1974 on Candycane Lane, Lollypop Lane, Penny Lane and Peppermint Lane (DBPR condominium extract; Collier County address points). It is the highest-elevation flood section on the map: ten of eleven sampled addresses carry a 9-foot base flood elevation (FEMA NFHL, Oct 2026). A dedicated Glades Section 5 neighborhood page is coming, with its own market snapshot and its association details.
Section 6 has 78 units recorded March 30, 1978 on Quails Nest Road and Penny Lane; all three sampled addresses are AE 8 ft (DBPR condominium extract; FEMA NFHL, Oct 2026).
Section 7 has 96 units recorded September 24, 1974 on Glades Boulevard, Palm Drive and Tern Drive; three of four sampled addresses are AE 8 ft and one AE 9 ft (DBPR condominium extract; FEMA NFHL, Oct 2026).
Section 8 (22 units, February 11, 1976, Penny Lane) and Section 9 (27 units, August 24, 1977, Wintergreen Way, Palm Drive and Teryl Road) are the two smallest sections (DBPR condominium extract). Small sections mean few sales in any year, so their pricing leans on comparable sales from neighboring sections.
Section 10 has 156 units recorded January 5, 1979 on Teryl Road, Winding Way and Twisting Trail; three of four sampled addresses are AE 8 ft and one AE 9 ft (DBPR condominium extract; FEMA NFHL, Oct 2026). A dedicated Glades Section 10 neighborhood page is coming, with its own market snapshot and its association details.
Section 11 is the largest and newest, 192 units recorded October 16, 1979 on Albi Road, Memory Lane and Winners Circle, and the only section mapped on FIRM panel 12021C0582J; all eight sampled addresses are AE 8 ft (DBPR condominium extract; FEMA NFHL, Oct 2026). A dedicated Glades Section 11 neighborhood page is coming, with its own market snapshot and its association details.
Fairway Oaks is a 36-unit condominium recorded November 16, 1988 on Albi Road with its own association, Fairway Oaks, Inc. (DBPR condominium extract). The MLS filed three Fairway Oaks sales under the Glades development name in the last 12 months: $385,000, $420,000 and $480,000 (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026). Its owners do not hold Glades memberships through the deed. A dedicated Fairway Oaks neighborhood page is coming, with its own market snapshot and its association details.
The ten Naples Winterpark condominiums (696 units, 1985 to 1990) carry the same 3451 Tamiami Trail East developer address as The Glades, and the three Naples Sunrise condominiums (204 units, 1982 to 1984) sit on Palm Drive, Penny Lane and Palm Haven Boulevard (DBPR condominium extract). The MLS filed one Winterpark sale at $250,000 and three Naples Sunrise sales at $179,000, $207,000 and $210,000 under the Glades name (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026). A dedicated Naples Winterpark neighborhood page is coming, with its own market snapshot and its association details.
The club at The Glades Golf and Country Club includes two 18-hole courses, a pro shop and Golf Learning Center, a 12-court pickleball complex with a three-court training facility, six Har-Tru tennis courts, bocce, nine heated pools, the 19th Hole restaurant and a clubhouse for dances and events, all owned by the condominium association and included in the monthly fee (fee sheet; The Glades home page).
Every Glades purchase carries club membership “for 2 persons on the deed,” paid through the association dues (lifestyle page). There is no equity certificate to buy and no waiting list: the association calls the two courses “equity owned,” meaning they belong to the owners through the association (fee sheet). When a unit is leased, the owner may not use the association facilities during the lease term; the lessee does (see the rules section) (Standing Rules and Regulations).
The clubhouse hosts “member events, dances and activities,” with a library, an art room and the Golf Learning Center (fee sheet). The 19th Hole restaurant overlooks the golf course and the main pool. In high season, October 1 to April 30, it opens at 11 AM Monday through Saturday with happy hour each afternoon, trivia on Mondays, dinners on Wednesdays, pub night on Fridays and Sunday brunch from 10 AM to 2 PM; in summer the dining room runs Tuesday through Saturday with Wednesday and Friday dinners (dining page).
The golf program alone runs “more than 300 organized golf events each year” (Glades golf), and the social calendar adds art classes, bingo, cards, dinner dances, karaoke, seminars, trips and tours (lifestyle page). The club history traces much of it to the first residents of the 1970s: “Golfing, Bridge, horseshoes, shuffleboard and billiard tournaments,” with arts and crafts shows, bridge and bowling continuing today (club history).
Golf at The Glades Golf and Country Club is 36 holes on two courses owned by the association: The Pines, an 18-hole par 70 with lakes, bunkers and twisting fairways, and The Palmetto, an 18-hole par 55 executive course, both open to every owner with no greens fee for walking (Glades golf; fee sheet).
“The Pines is our 18-hole par 70 course, a real challenge with many lakes, sand traps, and twisting fairways. Golfers may ride for comfort or walk for exercise” (Glades golf). It hosts the 18-hole Ladies’ Day on Thursdays and the 18-hole Men’s Day on Saturdays, with an optional skins game (same source). The Pines was the second course: the developer added it once he saw how many units he planned (club history).
“The Palmetto is our 18-hole par 55 executive course, an exceptional par 3 course. It is ideal for improving your iron game” (Glades golf). It carries the Tuesday Ladies’ Day and Wednesday Men’s Day shotguns at 8:30 AM and the owners-only Friday “Gruesome Twosome” couples event, played weekly year-round in morning and afternoon sessions (same source).
Day | Event (Glades golf page) |
|---|---|
Tuesday | Ladies’ Day on the Palmetto, 8:30 AM shotgun |
Wednesday | Men’s Day on the Palmetto, 8:30 AM shotgun |
Thursday | 18-hole Ladies’ Day on the Pines; 9-hole Ladies’ Day on the Pines back nine |
Friday | Gruesome Twosome couples on the Palmetto, 8:30 AM and 12:30 PM, owners only |
Saturday | 18-hole Men’s Day on the Pines, optional skins game |

“From May 1 to October 31, more than 60 country clubs are open for play to Glades members in our Summer Reciprocal Program,” and non-owners can play The Glades in summer through the South Florida PGA Golf Pass (Glades golf). The club posts its 2026 reciprocal list on the same page.
“Our Pro Shop is fully equipped with a new Golf Learning Center and a Pro on staff to teach golf and create custom-made clubs” (club history); the fee sheet calls it a “State of the Art Golf Learning Center” (fee sheet).
Pickleball, tennis and bocce at The Glades Golf and Country Club run on a nationally recognized complex of 12 permanent competition courts plus a three-court practice and training facility, six Har-Tru clay tennis courts and newly renovated bocce courts, all included in the association fee (The Glades home page; fee sheet).
The association describes “our nationally recognized, award-winning pickleball complex featuring 12 permanent, competition-ready courts and a dedicated three-court practice and training facility” (The Glades home page); the fee sheet adds lighted night play and a social area (fee sheet). For buyers who play daily, a 12-court complex inside the fee is one of the clearest value differences between The Glades and East Naples condominiums without a club.
Tennis is on “six Har-Tru clay courts,” which the fee sheet lists as new (The Glades home page; fee sheet).
The association lists a “thriving bocce community on newly renovated courts” (The Glades home page), and bowling appears among organized sports on the lifestyle page (lifestyle page).
Pools, fitness and social life at The Glades Golf and Country Club center on nine heated pools, including a resort-style main pool with waitstaff service at the clubhouse, water aerobics and yoga, and a member-run calendar of cards, art, dances and trips (fee sheet; lifestyle page).
The fee sheet counts “Nine heated swimming pools with resort style main pool at clubhouse with waitstaff service”; the association’s home page refers to “10 pools located throughout our 200-acre property” (fee sheet; The Glades home page). With pools spread across the sections, most owners have one within a short walk.
Water aerobics and yoga run alongside art classes, seminars and the library and art room in the clubhouse (lifestyle page; fee sheet).
The Glades Golf and Country Club has no marina, boat slips or beach of its own; the nearest Gulf beach access is the Naples Pier area about 11 free-flow minutes away, Marco Island’s Tigertail Beach is about 32 minutes, and the county’s Collier Boulevard Boating Park is about 22 minutes (OSRM routing from the community centroid, Oct 2026).

The Glades Golf and Country Club sits in Collier County hurricane evacuation Zone C, outside the Coastal High Hazard Area, on mapped coastal floodplain with base flood elevations of 8 and 9 feet; Hurricane Ian pushed 6 to 9 feet of inundation into parts of Naples in 2022, and public records do not document which Glades units took water (Collier evacuation layer; NHC Ian report).
The National Hurricane Center’s report on Ian records “Maximum inundation of 6 to 9 ft AGL” in Naples, a Gordon River Bridge sensor in Naples Bay “between 4 and 5 ft AGL,” and “reports of flooding at the Naples airport” (NHC Ian report). The Glades is inland of Naples Bay, east of the airport, and the association’s own pages do not describe Ian damage. Ask for the seller’s disclosure and any insurance claim history on the specific unit.
Irma made landfall in the Florida Keys as a Category 4 hurricane on September 10, 2017, and for Wilma in October 2005 the National Hurricane Center's hurricane warning ultimately covered all of South Florida, per the published record of each storm. Both predate the 2024 flood map now in force. Neither event is documented on the association’s pages read for this guide.
All 60 sampled Glades addresses are in evacuation Zone C, behind Zones A and B, and none is inside the Coastal High Hazard Area (Collier evacuation layer; Collier CHHA layer; Florida Know Your Zone). Flood zone and evacuation zone answer different questions: the first sets insurance and building rules, the second tells you when to leave.
Collier’s Florida Building Code 8th Edition wind maps give design speeds at The Glades of 151 mph for Risk Category 1, 166 mph for Risk Category 2 (most homes), 178 mph for Category 3 and 186 mph for Category 4 (Collier wind layer, Risk Category 2). The community drains to the Haldeman Creek Basin, where the county’s allowable discharge is 0.15 cubic feet per second per acre (Collier basins layer). Buildings from the 1970s predate these codes; roof age, window protection and any updates matter for insurance, so ask for the wind mitigation report on the unit.
FEMA flood zones in The Glades Golf and Country Club are Zone AE at every one of 60 sampled addresses on the map effective February 8, 2024: a base flood elevation of 8 feet at 42 points and 9 feet at 18, on panels 12021C0394J and 12021C0582J, with the 2026 preliminary map showing almost no change (FEMA NFHL; FEMA Preliminary NFHL).
Section | Points sampled | Effective zone and BFE |
|---|---|---|
Section 1 | 4 | AE 8 ft at 4 |
Section 2 | 5 | AE 8 ft at 5 |
Section 3 | 3 | AE 8 ft at 3 |
Section 3A | 2 | AE 8 ft at 2 |
Section 4 | 7 | AE 8 ft at 6, AE 9 ft at 1 |
Section 5 | 11 | AE 9 ft at 10, AE 8 ft at 1 |
Section 6 | 3 | AE 8 ft at 3 |
Section 7 | 4 | AE 8 ft at 3, AE 9 ft at 1 |
Section 8 | 3 | AE 8 ft at 2, AE 9 ft at 1 |
Section 9 | 5 | AE 9 ft at 3, AE 8 ft at 2 |
Section 10 | 4 | AE 8 ft at 3, AE 9 ft at 1 |
Section 11 | 8 | AE 8 ft at 8 (panel 0582J) |
Airport Rd S frontage plat | 1 | AE 9 ft at 1 |
Source: FEMA National Flood Hazard Layer, point queries at Collier County address points, Oct 17, 2026. Sections 1 to 10 are on panel 12021C0394J; Section 11 on 12021C0582J, both effective Feb 8, 2024.
FEMA’s preliminary map keeps Zone AE across The Glades on new panels 12021C0394K and 12021C0582K: AE 8 ft at 42 points, AE 9 ft at 17 and one point not revised (FEMA Preliminary NFHL). Collier County opened the 90-day appeal period for the proposed maps on August 19, 2026 (Collier County news release). The preliminary map is not in force until FEMA issues a letter of final determination.
Collier’s elevation-certificate library returns 125 certificates inside the community’s address envelope, including several on Glades streets such as Glades Boulevard, Palm Drive, Penny Lane and Teryl Road (Collier elevation certificates layer). The envelope also catches neighboring parcels, so match any certificate to its exact address. A certificate’s finished-floor figure, compared with the 8 or 9-foot base flood elevation, is what drives a flood premium.
Insurance in The Glades Golf and Country Club starts with one fact: the association’s fee sheet dated February 12, 2024 lists exterior fire, liability and hurricane coverage with contents not covered and states “NO FLOOD POLICY,” while every sampled address is in FEMA Zone AE, so owners and lenders must plan flood cover themselves (fee sheet).
The association’s insurance line reads: “Exterior Fire & Liability Coverage (Contents Not Covered), Hurricane, D&O (EPLI), General Liability, Cyber, Crime, Umbrella. NO FLOOD POLICY” (fee sheet). That sheet is from 2024. Before you sign a contract, ask the association for its current certificate of insurance and ask your lender what flood coverage it will require on the unit and the building.
A Zone AE condominium financed with a federally backed mortgage generally needs flood insurance. An owner’s HO-6 policy covers interiors and contents, which the association policy excludes. Unincorporated Collier County is a Community Rating System Class 5 community, which lowers National Flood Insurance Program premiums for policies in the county (Collier floodplain management).
Citizens Property Insurance, Florida’s insurer of last resort, expected its policy count to fall to about 385,000 by the end of 2025, down 73 percent from its October 2023 peak, as private carriers returned (Citizens release, Dec 10, 2025). For a 1970s one-story unit, a current four-point inspection and wind mitigation report usually decide the quote.
Schools serving The Glades Golf and Country Club, per Collier County Public Schools’ address lookup for school year 2026 to 2027, are Shadowlawn Elementary, East Naples Middle and Lely High at all 12 sampled addresses; the district earned its ninth straight “A” in 2025 to 2026 and ranks sixth of 67 Florida districts (CCPS 2026 Accountability Brief).

What is being built near The Glades Golf and Country Club is mostly redevelopment in an already built-out part of East Naples: the Collier County Government Complex is 0.21 miles from the community centroid, several active planned developments sit within half a mile, and the larger Davis Boulevard, Bayshore and Sabal Bay projects are a mile or more away (Collier PUD layer).
The Collier County Government Complex PUD (Ordinance 04-56, 55.4 acres, active) is the closest neighbor, 0.21 miles from the Glades centroid (Collier PUD layer). The club history notes that when The Glades opened, “All that was here for the county government were the one-story buildings” (club history). Living next to the county campus means daytime traffic on Airport Road and US 41 East and very short trips to county offices and the courthouse.

The rules in The Glades Golf and Country Club come from the condominium declarations, the bylaws and the Standing Rules and Regulations: board approval of every buyer and tenant, a $150 transfer fee per applicant, one pet under 25 pounds, two permanent occupants per bedroom, leases of 30 days to six months no more than three times a year, no trucks over a half ton and no For Sale signs (Standing Rules and Regulations; purchase application).
The application must reach the office “at least 20 days prior to closing,” “Applicants must be available for a personal interview if requested,” and “Occupancy prior to approval is prohibited” (purchase application). Trusts, corporations, partnerships and co-owners “shall designate a primary occupant in writing,” and a later change of primary occupant is treated as a transfer (same source; Standing Rules and Regulations). The buyer also sends the office a copy of the recorded warranty deed within ten days after closing.
Rule 300.02B: “No annual leases of Units are permitted. Units may not be leased more often than 3 times in any calendar year, with the minimum lease term being 30 continuous days and the maximum lease term being 6 months, and with no option for the lessee to extend or renew the lease” (Standing Rules and Regulations). The same rule notes that under Florida law the leasing amendment applies only to owners who consented to it, so an older owner’s rights may differ; confirm with the association. Owners give 21 days’ notice with a lease application, may lease only the entire unit, and may not use the association facilities during the lease (same source). The association posts its 2025 to 2026 rental application online (Glades rental application).
“The Standing Rules & Regulations only allow for 1 pet of normal household type less than 25lbs,” with prior approval, leashes on common grounds and cleanup required (purchase application). Assistance-animal requests follow federal and state fair housing law rather than the pet rule.
Parking spaces are not assigned, the occupants of a unit may keep no more than two motor vehicles, and every vehicle displays the association’s parking designator (Standing Rules and Regulations). “No trucks that exceed one half ton capacity are allowed,” and the rules bar recreational vehicles, commercial vehicles, vehicles with camper tops and vehicles seating more than eight (purchase application; Standing Rules 100.03).
Permanent occupancy is capped at two persons per bedroom: two in a one-bedroom unit, four in a two-bedroom and six in a three-bedroom (purchase application). In the owner’s absence, immediate family may stay, and other house guests are limited to two-week stays on a limited number of occasions, registered with the office on a guest occupancy form (Standing Rules and Regulations).
“No Owner or agent may post or display ‘For Sale’, ‘For Rent’, or similar type signs,” except open-house signs from 1 PM to 4 PM within the unit limits; flags need Architectural Committee approval; and any exterior work needs prior written approval of the Architectural Review Committee, with the contractor’s insurance naming the association (Standing Rules and Regulations). Gas grills with propane cylinders may not be stored near buildings; electric grills are allowed (same source).
The Glades Golf and Country Club vs Kings Lake is the most useful comparison in this corner of East Naples: two built-out communities of similar size 0.61 miles apart, where The Glades bundles 36 holes of golf, racquets and pools into one condominium fee and Kings Lake has no golf course or clubhouse and a small master assessment (Collier PUD layer).

Choose The Glades if you will use the golf courses or the pickleball complex several times a week, want one-story living and one fee that covers water, internet and the building exterior, and are comfortable with buyer approval, leasing limits and a one-small-pet rule. Choose Kings Lake if you want a single-family house or a lower fixed community fee, do not need a club, or want more flexibility in pets and vehicles under a different set of documents. Either way, a buyer pays flood insurance attention in both: each is mapped Zone AE.
Buyers who like The Glades also look at Windstar on Naples Bay, a boating and golf community 1.10 miles away on 319.8 acres, Foxfire, a bundled golf community 0.67 miles away (Ordinance 93-31, 387.2 acres), and Berkshire Lakes off Santa Barbara Boulevard, a lake community without golf (Collier PUD layer).
The pros and cons of The Glades Golf and Country Club come down to value against constraints: one fee buys 36 holes, 15 pickleball courts and nine pools minutes from downtown Naples, but every unit is a 1970s one-story condominium in Zone AE with no association flood policy on the 2024 fee sheet, buyer approval and firm leasing and pet limits (fee sheet).

The association asks for the application at least 20 days before closing and may interview applicants (purchase application). We build that into the contract timeline from day one so the closing date holds.
Buyers in a 1970s building ask first about roof age, windows, the air conditioner and the electrical panel, because those decide insurance. Documentation of updates, plus a four-point and wind mitigation report, usually returns more than cosmetic work. Exterior changes need Architectural Review Committee approval first (Standing Rules and Regulations).
No. The rules bar For Sale and For Rent signs except open-house signs from 1 PM to 4 PM within unit limits (Standing Rules and Regulations), so marketing runs online and through buyer agents.
Each section has its own monthly fee (association page), and buyers compare the all-in monthly cost, so we price against sales in sections with similar fees and tell buyers exactly what the fee replaces.
The seller clears any outstanding balance shown on the estoppel certificate; the buyer pays the $150 per-applicant transfer fee (purchase application). In Collier County the buyer customarily pays for the owner’s title policy.
These are the questions buyers ask most about The Glades Golf and Country Club in Naples, drawn from search suggestions and the association’s own documents, each answered with the fact and its source; where a fact is not published, the answer names the document that holds it.
The Glades is in East Naples, ZIP 34112, with its clubhouse and office at 174 Teryl Road, between Tamiami Trail East and Airport Road and next to the Collier County Government Center campus (association page; Collier PUD layer). It is not related to the Everglades, Glades County or any other Florida community named Glades; pair the name with Naples and Teryl Road when you search.
The association has 1,169 units in 12 sections (association page). The state’s condominium register lists the same twelve sections, Glades Country Club Apts #1 to #11 and #3A, and their unit counts sum exactly to 1,169 (DBPR condominium extract). The largest is Section 11 with 192 units and the smallest Section 8 with 22.
Between 1971 and 1979. The first units were advertised on July 17, 1971 and first closed that October (club history); the state records Section 1 on July 30, 1971 and the last section, #11, on October 16, 1979 (DBPR condominium extract). Every sale today is a resale.
The Hubschman family, which Florida Weekly reports bought the land for The Glades, Winter Park and Lakewood in 1965 and later built Falling Waters on Davis Boulevard (Florida Weekly). The club’s own history spells the name Hubshman (club history).
The first villas were advertised in July 1971 at $23,990 on the lake side and $22,990 on the road side, with a monthly assessment of $52.50 (club history). For the current market, we tracked 55 association closings at a $195,000 median in the 12 months to August 11, 2026 (Southwest Florida MLS).
A condominium. “The Glades Golf & Country Club is a condominium association regulated by the Condominium Act and Chapter 718 FL Statutes” (association page). There is no separate homeowners association, master association or club corporation above it; the association itself runs the courses and clubhouse.
Yes. Club membership for two persons on the deed is included in the monthly dues (lifestyle page), and the fee sheet lists both 18-hole courses with “No fee, walking privileges anytime” (fee sheet). Cart and guest charges are on the club’s rate sheet.
Two 18-hole courses, 36 holes in all: The Pines, a par 70, and The Palmetto, a par 55 executive course (Glades golf). Both are owned by the association, which the fee sheet describes as “equity owned golf courses with reserves for regrassing” (fee sheet).
Par 70. The club describes The Pines as “a real challenge with many lakes, sand traps, and twisting fairways” where golfers “may ride for comfort or walk for exercise” (Glades golf). Course yardage and ratings are on the club scorecard, which this page does not reproduce.
An 18-hole par 55 executive course, “an exceptional par 3 course” that the club says is “ideal for improving your iron game” (Glades golf). It is home to the weekly Tuesday and Wednesday league days and the owners-only Friday couples event, the “Gruesome Twosome.”
Yes: 12 permanent, competition-ready courts and a separate three-court practice and training facility, which the association calls nationally recognized and award-winning (The Glades home page). The fee sheet adds lighted night play and a social area (fee sheet).
Six Har-Tru clay courts, listed as new on the 2024 fee sheet (The Glades home page; fee sheet). Tennis is included in the association fee.
The fee sheet counts nine heated pools, including a resort-style main pool at the clubhouse with waitstaff service; the association’s home page refers to 10 pools across the property (fee sheet; The Glades home page).
Yes, the 19th Hole, with lunch daily, Sunday brunch from 10 AM to 2 PM in high season, dinners several nights a week and a daily happy hour; food and beverage purchases carry an automatic 20 percent gratuity plus 6 percent Florida sales tax (dining page).
Two golf courses, six Har-Tru tennis courts, the 12-court pickleball complex, grounds maintenance, curbside trash and recycling, fiber internet up to 200 Mbps with 200 TV channels, water and sewer, walls-out building maintenance, reserves for roofs, painting and paving, nine heated pools, the clubhouse, pest control, management and the association’s insurance (fee sheet).
They vary by section. “Each section has their own monthly fee, but all unit owners pay the same towards common expenses” (association page), and the association does not post the dollar amounts. The current fee for a specific unit appears on the estoppel certificate and the seller’s condominium disclosure; ask for both before you make an offer.
The association’s fee sheet dated February 12, 2024 ends its insurance list with “NO FLOOD POLICY” (fee sheet). Ask the association for its current certificate of insurance, and ask your lender early what flood coverage it requires, because every sampled Glades address is in FEMA Zone AE.
Yes. All 60 sampled addresses are FEMA Zone AE on the map effective February 8, 2024, with a base flood elevation of 8 feet at 42 and 9 feet at 18, on panels 12021C0394J and 12021C0582J (FEMA NFHL). Section 5 carries the most 9-foot readings.
Zone C, at all 60 sampled addresses, and none is inside Collier’s Coastal High Hazard Area (Collier evacuation layer; Florida Know Your Zone). Zone C residents evacuate after Zones A and B when officials call for it.
Very little. FEMA’s preliminary map keeps Zone AE across The Glades on new panels 0394K and 0582K, with an 8-foot BFE at 42 sampled points and 9 feet at 17 (FEMA Preliminary NFHL). Collier opened the 90-day appeal period on August 19, 2026 (Collier County news release).
Public records read for this page do not document which Glades units took water in Ian. The National Hurricane Center records maximum inundation of 6 to 9 feet above ground in Naples and flooding at the Naples airport (NHC Ian report). Ask the seller for the unit’s disclosure and claim history.
The association says no: the milestone and structural integrity reserve study requirements “Do NOT apply to the Glades Golf & Country Club as there are no condominium buildings 3+ stories and we are further than 3 miles from the coast” (association page). The statute’s trigger is three habitable stories (section 553.899).
Yes, within limits: no annual leases, no more than three leases in a calendar year, each from 30 continuous days to six months with no renewal option, and every lease approved by the board (Standing Rules and Regulations). Under Florida law the amendment binds only owners who consented, so confirm how it applies to the unit you buy.
Thirty continuous days, with a six-month maximum (Rule 300.02B, Standing Rules and Regulations). The owner gives at least 21 days’ notice with the association’s rental application (Glades rental application).
One pet “of normal household type less than 25lbs,” with the association’s prior approval, leashed on common grounds and cleaned up after (purchase application). Assistance animals are handled under fair housing law, not the pet rule.
Only if it is a half-ton or lighter. “No trucks that exceed one half ton capacity are allowed,” and recreational vehicles, commercial vehicles and vehicles with camper tops are barred (purchase application; Standing Rules and Regulations).
Two. The occupants of a unit may not collectively keep more than two motor vehicles, parked at the building where the unit is, each displaying the association’s parking designator (Standing Rules and Regulations).
There can be: “Applicants must be available for a personal interview if requested” (purchase application). Plan for it in your closing timeline, especially if you are buying from out of state.
A non-refundable filing transfer fee of $150 per applicant (purchase application). No capital contribution or initiation fee appears in the association documents read for this page.
The application must be received at least 20 days before closing, the office advises applicants within 20 days, and occupancy before approval is prohibited (purchase application).
Two permanent occupants per bedroom: two in a one-bedroom, four in a two-bedroom and six in a three-bedroom unit (purchase application).
Yes, but a trust, corporation, partnership or group of co-owners must name one primary occupant in writing, and a later change of primary occupant is treated like a transfer that needs approval (purchase application; Standing Rules and Regulations).
No. Collier County’s community development district layer returns no district at The Glades (Collier CDD layer query), so tax bills carry no CDD assessment.
Shadowlawn Elementary, East Naples Middle and Lely High, at all 12 sampled addresses, for school year 2026 to 2027. Their SY26 grades were A, A and B (CCPS 2026 Accountability Brief). Confirm the assignment for the exact address with the district.
About 3.1 road miles and 7 free-flow minutes to Fifth Avenue South, and 4.3 miles and 11 minutes to the Naples Pier (OSRM routing from the community centroid, Oct 2026). Season traffic adds time.
Southwest Florida International Airport (RSW) is about 34.9 road miles and 49 free-flow minutes away, mostly by I-75 from Exit 101, which is about 12 minutes from The Glades (OSRM routing, Oct 2026).
NCH Baker Hospital Downtown, about 4.0 road miles and 10 free-flow minutes away; Physicians Regional on Collier Boulevard and NCH’s Southeast campus are each about 15 minutes (OSRM routing, Oct 2026).
No. Fairway Oaks is a 36-unit condominium on Albi Road recorded in 1988 with its own association, Fairway Oaks, Inc. (DBPR condominium extract). The MLS files it under the Glades development name, and its owners do not receive Glades club membership through the deed.
No. The ten Naples Winterpark condominiums (696 units, 1985 to 1990) share the Glades developer’s address but are separate associations (DBPR condominium extract). The same is true of Naples Sunrise, Sunrise III and Sunrise IV.
We tracked 55 association closings at a $195,000 median in the 12 months to August 11, 2026, from $135,000 to $735,000 (Southwest Florida MLS). Across all 62 closings filed under the Glades development name, the median was $208,500. Most sales fell between $150,000 and $249,999.
Yes. The association states that it has “no condominium buildings 3+ stories” (association page), and the club history describes the community as one-story buildings from its first years (club history).
Yes: “High Speed Fiber Optic Internet up to 200 mbps & 200 television channels” are in the monthly fee (fee sheet).
The association itself, on site: “The operation is managed onsite by the Association and Community Association Managers with administrative support” (association page). The state’s register lists Glades Golf and Country Club, Inc. at 174 Teryl Road as the association for every section (DBPR condominium extract).
In summer, yes: non-owners can buy the South Florida PGA Golf Pass for access to both Glades courses, and Glades members can play more than 60 other clubs from May 1 to October 31 through the Summer Reciprocal Program (Glades golf).
The Collier County Government Center is next door, and Coastland Center, Fifth Avenue South, NCH Baker Hospital and I-75 are each within about 12 free-flow minutes (OSRM, Oct 2026; Collier PUD layer). Kings Lake and Foxfire are each well under a mile away.
Kings Lake, 0.61 miles away, is a similar-size community with no golf, clubhouse or master pool and a $472 annual master assessment; The Glades bundles 36 holes, 15 pickleball courts and nine pools into a section fee. The full comparison table is above.

These are the questions Glades owners ask before they sell, answered from the association’s documents, Florida law and the Southwest Florida MLS record for The Glades Golf and Country Club over the 12 months to August 11, 2026.
It depends on your section, floor plan, updates and view. We tracked 55 association closings at a $195,000 median, from $135,000 to $735,000 (Southwest Florida MLS, Aug 11, 2025 to Aug 11, 2026), but the median blends sections with different fees. Start with a free Glades home valuation and we will build the number from sales in your section.
Fifty-five in the association, and 62 under the whole Glades development name including Fairway Oaks, Naples Sunrise and Winterpark (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026). That is about 4.7 percent of the 1,169 units (our arithmetic).
Days on market are not in the extract behind this page, so we do not estimate them here; they are queued for the next MLS pull. Plan on at least 20 days of association approval time before closing on top of the marketing period (purchase application).
Your buyer does. The association approves every purchaser, may interview them, and bars occupancy before approval (purchase application). A buyer with a pet over 25 pounds or a full-size truck will not fit the rules, so we screen for those early.
A single record at $735,000, the only sale of the 62 flagged SDE in the MLS; the next-highest Glades Country Club sale was $415,000 (Southwest Florida MLS). That outlier should not set your price; its product details are queued for the next pull.
Of the 62 Glades-name closings, 26 were between $150,000 and $199,999 and 11 between $200,000 and $249,999 (our count of Southwest Florida MLS rows, Aug 11, 2025 to Aug 11, 2026). Updated units in larger sections sold higher.
The seller pays any balance owed to the association shown on the estoppel certificate, the listing commission agreed in the listing, documentary stamp tax on the deed under Florida law and the seller’s own attorney or closing fees. In Collier County the buyer customarily pays for the owner’s title insurance policy, though the contract controls.
The closing agent usually requests it from the association on the seller’s behalf; Florida law requires condominium associations to issue it and sets the fee rules. It states the monthly fee, any special assessment and any balance owed, which is why buyers wait for it.
Yes, first. Every sampled Glades address is FEMA Zone AE (FEMA NFHL), and the association’s 2024 fee sheet says “NO FLOOD POLICY” (fee sheet). Having your flood policy, its premium and any elevation certificate ready shortens the buyer’s insurance step.
For a 1970s unit, usually yes. Insurers price on roof, electrical, plumbing and heating age and on wind protection, and a buyer’s quote often waits on these reports. Our Naples seller guide covers pre-listing inspections in more detail.
Yes, but leases at The Glades run 30 days to six months with no renewal option (Standing Rules and Regulations), so time the closing to the lease end; the buyer cannot occupy until approved.
Yes. Membership is part of the deed: “With the purchase of a condominium unit, you receive membership to the club for 2 persons on the deed” (lifestyle page). There is no separate membership to sell or refund.
The association posts owner-submitted sale and rental listings “as a courtesy” with no warranty or endorsement (sales and rentals page). That is a supplement, not a substitute for full MLS marketing.
Carefully: they are separate associations without Glades membership, even though the MLS files them under the Glades name (DBPR condominium extract). We price Glades units against Glades sales first and use the neighbors only as context.
It can. Each section has its own monthly fee (association page), and buyers compare all-in monthly cost. We show buyers what the fee replaces: golf, water, sewer, internet and exterior maintenance.
Any open assessment appears on the estoppel and in the disclosure, and the contract decides who pays installments. We read it before pricing so it does not surprise a buyer late.
Insurance-driven updates first: roof (an association item under walls-out coverage, so ask the association), impact windows or shutters, a newer air conditioner and updated electrical. Interior kitchens and baths come next. Exterior changes need Architectural Review Committee approval (Standing Rules and Regulations).
Open-house signs are allowed from 1 PM to 4 PM within the unit limits; For Sale signs are not (Standing Rules and Regulations).
Most buyers for a golf condominium shop in season, when the club’s high season runs October 1 to April 30 (dining page); listing in the fall lets buyers see the community at full activity. Closings dated in 2026 made up 42 of the 62 in the last 12 months (Southwest Florida MLS).
The association says the milestone and reserve study rules do not apply because no Glades building is three stories or more (association page). That removes one question buyers ask at taller Naples condominiums.
Florida’s condominium act requires resale disclosures, including the governing documents, the budget and financial information, and the buyer’s right to review them. Give buyers the association’s rules and fee information early so the 20-day approval clock is not delayed.
No. We handle showings, inspections and the association paperwork, and Florida closings can be signed remotely. Call Jesse direct at (239) 898-6072 to talk through a sale from out of state.
Professional photography, video and drone, MLS syndication, our buyer database and targeted outreach to buyers comparing golf communities, with the bundled-fee story told plainly. See about McGreevy and Comisar.
Lenders review the condominium’s insurance, reserves and owner occupancy. The 2024 fee sheet’s “NO FLOOD POLICY” line and the leasing pattern are items a lender may ask about, so we get the association’s current documents to the buyer’s lender early (fee sheet).
Not if the dog will live there: the rules allow one pet under 25 pounds with approval (purchase application). We qualify buyers on pets before showings to avoid a failed approval.
Any outstanding food and beverage charges or other balances are settled through the estoppel. Prorated monthly fees are adjusted on the closing statement.
Marketing time plus contract, inspections, financing and the association’s approval window of at least 20 days before closing (purchase application). Cash sales move fastest.
Many Glades buyers are seasonal and value a furnished unit, especially one ready to rent within the 30-day to six-month leasing rules. We list furniture in a separate bill of sale when it conveys.
Rental demand is seasonal, and the three-leases-a-year, 30-day minimum rules limit short stays (Standing Rules and Regulations). Investor buyers who fit those rules are part of the pool.
