By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated October 2026.
Wildwood Preserve is a 44-home single-family neighborhood in Bonita Springs, Florida, built by D.R. Horton in 2018 and 2019 on one private lane, Wildwood Pines Lane, off East Terry Street just east of Imperial Parkway, inside the City of Bonita Springs. Its homeowners' association owns a lake, a preserve and the lane itself, and every home is one of three plans of 1,672, 1,828 or 2,470 square feet with a garage. In the 60 months to September 25, 2026, Lee County recorded 13 Wildwood Preserve resales at a $470,000 median, after 40 new-home closings in 2018 at a $283,250 median. McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, from an office in Bonita Springs.
A word on the name, because search results blur it. This page covers the plat named Wildwood Preserve, recorded October 31, 2017 as Lee County instrument 2017000227295, and Wildwood Preserve Homeowners' Association, Inc. It is not the earlier 63-lot Wildwood Preserves plats of 2007 that this plat replaced, not the separate companies that have used the Wildwood Preserve name in state records, and not Wildwood Lakes, a different neighborhood on our site.
If you own a Wildwood Preserve home and are weighing a sale, start with the market snapshot and the seller section, then call Jesse. If you are buying, the sections below show what a home here costs, what the plat dedicates to the association, which flood and evacuation zones apply and what the public record does not show, including the recorded declaration we could not open online.
McGreevy and Comisar are the best realtor for Wildwood Preserve in Bonita Springs because a 44-home neighborhood of three repeated plans is sold on its records: we read the 2017 plat, the builder's deeds, the association's state filings, the flood layer at every home and every recorded Wildwood Preserve sale before we price or advise, and our office is in Bonita Springs.
If you're searching for the best realtor for Wildwood Preserve in Bonita Springs, whether you're ready to sell your Wildwood Preserve home or buy your next one, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012 and the #5 real estate team in Florida (RealTrends 2026), Top 1% Nationally since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc. Sellers and buyers comparing the best real estate agents in Bonita Springs should ask each agent to price one specific Wildwood Preserve home from the neighborhood's own recorded sales, plan by plan, and we do exactly that below, in the open.
Recent Wildwood Preserve market: In the 12 months to September 25, 2026, Lee County recorded 3 Wildwood Preserve sales, from $460,000 to $495,000. Three is too few for a median, and so are the 4 sales of 24 months and the 7 of 36 months, so we widen to the first window with ten sales: 13 sales in the 60 months to September 25, 2026, at a median of $470,000, a range of $383,000 to $560,000 and $268.96 per square foot of county heated area. Days on market and sale-to-list ratio: Information not available at time of publishing (checked 2026-10-10).
We tracked every one of those 13 recorded Wildwood Preserve resales and the 47 recorded in 2018 and 2019, when the homes were new. Each resale is listed in the market snapshot below by month, price and plan only.
For Wildwood Preserve sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and discretion when a sale needs to stay quiet. With 21 homes on the 1,828 square foot plan and 19 on the 1,672, a buyer compares your home with its identical neighbors, so condition, the lake lots and what you have updated since 2018 carry the price.
For Wildwood Preserve buyers: the first question is the plan and whether the lot is one of the 10 the roll flags on the lake. The second is the association: it owns and maintains the private lane, the lake and the preserve, and its budget is not public. The third is the record gap: we could not open the recorded declaration of covenants online, so leasing, pet and use rules come from the disclosure package before you sign.

Wildwood Preserve buyers and sellers in Bonita Springs should know eight facts from the record: the home count, the plans, the price, the association's land, the private lane, the flood and evacuation zones, the taxes and what the record does not show, each drawn from the 2017 plat, the county roll and recorded sales, the state corporation record and FEMA's flood layer.
Living in Wildwood Preserve in Bonita Springs means a 2018 or 2019 single-family house with a garage on a lot of about an eighth of an acre, on a short private lane of 44 homes that ends at a lake and a preserve, with the association maintaining the lane and common land, a mile and a half from downtown Bonita Springs and about 2.7 road miles from Interstate 75.
Wildwood Preserve is a recorded plat of 44 lots and six tracts on 12.054 acres in Section 25, Township 47 South, Range 25 East, in the City of Bonita Springs. D.R. Horton, Inc., as owner, signed the plat in September 2017, and it was filed October 31, 2017. It replatted two 2007 plats, Wildwood Preserves and Wildwood Preserves Unit Two.
The plat dedicates to Wildwood Preserve Homeowners' Association, Inc. "TRACT 'A' AND TRACT 'B' AS OPEN SPACE," Tract C as open space and lake access, "TRACT 'L' AS A LAKE," "TRACT 'P' AS A PRIVATE PRESERVE AREA" and "TRACT 'R' AS A PRIVATE ROAD RIGHT-OF-WAY," each "WITH RESPONSIBILITY FOR MAINTENANCE." The association's president signed the plat's acceptance of those duties.
All 44 homes sit on Wildwood Pines Lane. Lee County's road layer marks it private, and the plat warns that the City may not accept the roads, drainage, water and sewer facilities for maintenance and that a lot owner should determine whether the lot "MAY BE SUBJECT TO ASSESSMENT" for them. In practice the association maintains the lane.
Every home is single-family with a garage. Forty are one story and four are two-story; 26 have four bedrooms and 18 three. County heated area is 1,672, 1,828 or 2,470 square feet, and area under roof runs from 2,230 to 3,156 square feet including garages and porches. One record carries a pool flag.
The 2026 county roll shows a homestead exemption on 24 of the 44 homes, a little over half, marking those homes as the owner's permanent Florida residence. Forty-three of the 44 owners have Florida mailing addresses. We describe the property and the record, not the people who live there.
Four things buyers sometimes assume. No clubhouse or pool on the plat: the association's land is a lake, a preserve, open space and the lane. No builder selling: the last builder closings were in 2019. No golf. No public road through it: Wildwood Pines Lane is private.

We pulled every recorded Wildwood Preserve sale in the Lee County record, the 47 of 2018 and 2019 and the 13 resales of the last 60 months, sorted them by plan, read the 2017 plat and the builder's and a 2026 resale deed, and ran FEMA's flood layer at every Wildwood Preserve parcel the Property Appraiser maps.

The builder-direct count is the county tool's inference from first sales of new homes, so treat it as an estimate. Recorded resale prices moved from about $300,000 in 2020 into the $445,000 to $560,000 range from 2022 on.
Over the 60 months, the 1,672 square foot plan recorded 5 resales, from $383,000 to $474,000, and the 1,828 square foot plan 7 resales, from $445,000 to $560,000. One 2,470 square foot two-story home resold, at $469,000 in December 2021. Groups with fewer than ten sales show a range only.
The county record shows deed prices, not list prices, concessions, days on market, condition or which homes back onto the lake. Days on market and sale-to-list ratio: Information not available at time of publishing (checked 2026-10-10).
Wildwood Preserve began as the 2007 plats of Wildwood Preserves and Wildwood Preserves Unit Two, which D.R. Horton replatted into the present 44-lot Wildwood Preserve in 2017, after the association was incorporated in January 2017, before building and selling every home in 2018 and 2019.
The 2017 plat describes itself as "A REPLAT OF WILDWOOD PRESERVES INSTRUMENT NO. 2007000090527 AND WILDWOOD PRESERVES UNIT TWO INSTRUMENT NO. 2007000269533." The 2007 project's association, Wildwood Preserves Homeowners Association, Inc., is inactive on the state record.
Wildwood Preserve Homeowners' Association, Inc. was incorporated January 11, 2017 (Florida document N17000000357). D.R. Horton signed the new plat in September 2017 as owner, and it was filed October 31, 2017. The plat notes earlier drainage and slope easements from 2006 and an FPL easement recorded in 2017.
D.R. Horton's first deed we read, for Lot 1, was recorded July 2, 2018 at $272,045. The county file records 40 builder-direct sales in 2018 and 4 more in 2019, which accounts for all 44 homes.

2,470 | 4 | 2 | 4 | 3,015 to 3,069 sq ft |
The 1,828 and 2,470 square foot sizes are the same heated areas as D.R. Horton's 2016 and 2017 homes in Sun Village Estates, half a mile east.
The median lot is 0.121 acre, about 5,270 square feet. The roll flags ten lots as lakefront, on the association's 1.944-acre Tract L.
On the 2026 roll the median just value is $444,486, from $424,093 to $536,102.
Wildwood Preserve in Bonita Springs is governed by Wildwood Preserve Homeowners' Association, Inc. under Florida's homeowners' association law, with Guardian Property Management as its registered agent; it maintains the lane, lake, preserve and open space, and its budget and assessment are not published, so the carry a buyer can price from the record is the 12.7942-mill tax bill.
Data updated: October 2026 (Sunbiz, read October 17, 2026; Lee County Property Appraiser final 2026 millage book; Florida Statutes Chapter 720)
The association has filed every annual report on the state record since 2018; its principal address is Wildwood Pines Lane and its mailing address and registered agent is Guardian Property Management in Naples. There is no master association above it on the plat or the state record.
The deeds we read cite the plat and "Covenants, Conditions, Restrictions ... of Record, if any," but no declaration by instrument number, and the Clerk's name search does not answer automated requests. So we do not state Wildwood Preserve's leasing, pet, parking or architectural rules. Florida law requires the seller to give the buyer the association's disclosure summary before the contract is signed (Florida Statutes 720.401), and the buyer reads the declaration and rules in that package.
Not on the record we read. The plat carries no age restriction, and without the recorded declaration we cannot call Wildwood Preserve age-restricted, so we do not.
All 50 records are in district 017 at 12.7942 mills on the final 2026 millage book (Lee County Property Appraiser). At the $470,000 median with no exemption, the 2026 ad valorem tax would be about $6,013; with the $25,000 homestead exemption and the additional $25,000 on non-school levies, about $5,505. This is arithmetic, not a bill.
The estoppel certificate has a statutory base of $250, adjusted by the state every five years; the current adjusted caps are $299, plus $119 for delivery within three business days and $179 if the account is delinquent (Florida Statutes 720.30851). Any transfer or capital contribution fee is set in the declaration, which arrives with the disclosure package.

Wildwood Preserve in Bonita Springs sits in FEMA's shaded Zone X, the 0.2 percent annual chance flood hazard area outside the special flood hazard area, at all 44 homes and all 6 association tracts, on panel 12071C0657G, effective November 17, 2022, and Lee County puts all 50 of its records in Evacuation Zone B.
Data updated: October 2026 (FEMA National Flood Hazard Layer queried at every Wildwood Preserve parcel the Property Appraiser maps, October 17, 2026)
We tested FEMA's flood layer at the Property Appraiser's mapped point for all 50 Wildwood Preserve records, the 44 homes and the 6 association tracts, and every one sits inside a single shaded Zone X area, the 0.2 percent annual chance flood hazard. No Wildwood Preserve record falls in a special flood hazard zone, and FEMA shows no map revision on the site. Ground elevation at the middle of the lane reads 15.0 feet on USGS's 3DEP data.
Lee County's evacuation layer places all 50 Wildwood Preserve records in Zone B, surge zone 2, which is called before Zone C in county storm plans. The Property Appraiser's layer gives a 160 mile per hour design wind speed at the lane, inside the wind-borne debris region.
Hurricane Ian made landfall on Cayo Costa on September 28, 2022 at 130 knots, Category 4 (National Hurricane Center). We found no published damage record specific to Wildwood Preserve.
A federally backed lender does not require flood insurance in shaded Zone X. From January 1, 2027, Citizens requires flood coverage on every new and renewing personal residential policy that includes wind coverage, whatever the zone (Citizens). The City of Bonita Springs' Class 5 Community Rating System standing is worth a 10 percent NFIP discount outside the special flood hazard area.

Daily life in Wildwood Preserve in Bonita Springs runs on one private lane off East Terry Street, a garage at every home, an association that maintains the lane, lake, preserve and open space, Bonita Springs Utilities water and sewer, Lee County curbside solid waste and Florida Power and Light electricity.
Wildwood Pines Lane meets East Terry Street, about 0.13 mile south of the neighborhood's center; Imperial Parkway runs about a tenth of a mile west, and Interstate 75 about half a mile east. We found no gate on the record.
The plat grants Bonita Springs Utilities an easement over the lane for water and sewer lines and notes a Florida Power and Light easement. Solid waste is Lee County's curbside program (Lee County Solid Waste).
The lake, Tract L, carries lake access and maintenance easements for the association, and the preserve, Tract P, is a private preserve area the association maintains. Owners on the ten lake lots back onto association land, not their own water.
The work next to Wildwood Preserve in Bonita Springs is the City's East Terry Street rebuild from Old 41 Road to Bonita Grande Drive, which passes the Wildwood Pines Lane entrance: stormwater drainage, a pedestrian and bicycle path and water and wastewater upgrades under a $17,823,584.04 contract approved in April 2026, with about 593 days of construction after notice to proceed.
The City awarded the contract to Quality Enterprises USA, Inc., funded by HUD Community Development Block Grant Mitigation money through FloridaCommerce and Federal Highway Administration money through FDOT (City of Bonita Springs). Gulfshore Business reported the 593-day construction estimate.
Half a mile east, Bonita Springs Utilities is connecting Sun Village Estates from septic to central sewer in 2026. Wildwood Preserve's plat already carries a utility easement for water and sewer lines over its lane.
Wildwood Preserve and Sun Village Estates, half a mile apart off East Terry Street, share D.R. Horton's 1,828 and 2,470 square foot plans; Wildwood Preserve is newer, gives every home an association-maintained private lane, lake and preserve and sits in shaded Zone X, while Sun Village Estates has no HOA, larger lots and a flood split by parcel.

A buyer whose priority is a newer home on a private lane with an association looking after the common land, in shaded Zone X, finds it in Wildwood Preserve. A buyer whose priority is a larger lot and no HOA dues finds it in Sun Village Estates, checking the flood zone parcel by parcel. Other nearby choices include San Carlos Estates, on 1.25-acre lots, and association communities such as Hunters Ridge.
Selling a Wildwood Preserve home in Bonita Springs costs the listing commission, Lee County's customary seller items, the owner's title policy and documentary stamps of $0.70 per $100, which is $3,290 at the $470,000 median, the HOA estoppel certificate, prorated taxes and assessments, and any repairs the contract requires.
Florida Statutes 689.302 requires a residential seller to disclose known flood damage, flood insurance claims and federal flood assistance at or before contract (Florida Statutes 689.302).
The pros of owning in Wildwood Preserve in Bonita Springs are 2018 and 2019 construction, a private lane of 44 homes with a lake and preserve, shaded Zone X and a short drive to downtown, schools and I-75; the cons are small lots, Evacuation Zone B, an unpublished assessment, a declaration we could not read online and few sales to price from.

★★★★★ “We highly recommend Marc Comisar for your real estate needs. He was very knowledgeable. If he didn't know an answer, he would do research until he did. Marc is pleasant, timely, and listened to our wants and needs. He went above and beyond to make sure we found our forever home. Thank you, Marc!” Verified Google review
★★★★★ “Marc and Jess were so helpful!! Fantastic experience start to finish they were truly knowledgeable and went above and beyond through the entire process.” Verified Google review
★★★★★ “We put our house on the market with a different agent and were not satisfied. So after an interview we felt good about Marc and chose him to market and sell our house. Our decision was a good one. Marc made several recommendations to improve our house which increased interest. He also arranged for an excellent photographer to reshoot our house. This also helped to increase traffic to the house. It didn’t take long for us to receive several offers. Marc was also very active helping us through the close process. Could not have done it without him. I highly recommend Marc when you want to market/sell your home.” Verified Zillow review
