Sun Village Estates is a no-HOA neighborhood of 132 homes in the City of Bonita Springs: a $439,500 median on 10 recorded sales, Zone AE or X by parcel and a $7,509 sewer charge. Sell or buy with McGreevy and Comisar.
By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated October 2026.
Sun Village Estates is a single-family neighborhood of 153 platted parcels in Bonita Springs, Florida, on a street grid north of East Terry Street and just west of Interstate 75, inside the City of Bonita Springs. It has no homeowners association, no gate and no amenity center: 132 houses, five duplex parcels and twelve vacant lots on Saville, Lincoln, Morton, Maiden, Chaparel and Melrose and three short lanes. Two building waves shaped it, one from 2004 to 2007 and a D.R. Horton release of 41 homes in 2016 and 2017, so most houses are under twenty years old even though the plat is far older. In the 24 months to September 25, 2026, Lee County recorded 10 Sun Village Estates home sales at a $439,500 median. McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, from an office in Bonita Springs.
A word on the name, because search results blur it. This page covers the recorded plat named Sun Village Estates, Official Records Book 48, Page 250, in Lee County, ZIP 34135. It is not a Sun Village manufactured-home park, retirement community or apartment complex elsewhere in Florida, and it is not Morton Grove, the condominium community that adjoins it on the south side of Morton Avenue.
If you own a Sun Village Estates home and are weighing a sale, start with the market snapshot and the seller section, then call Jesse. If you are buying, the sections below show what a home here costs to buy and to carry, which streets sit in FEMA Zone AE and which in Zone X, what the Bonita Springs Utilities sewer charge is, and what the record does not show. Where the public record stops, we say so and name the document that would answer the question.
McGreevy and Comisar are the best realtor for Sun Village Estates in Bonita Springs because a neighborhood with no association and a split flood map is sold on its records: we read the deeds, the Bonita Springs Utilities tariff, the flood layer at every parcel and every recorded Sun Village Estates sale before we price or advise, and our office is in Bonita Springs.
If you're searching for the best realtor for Sun Village Estates in Bonita Springs, whether you're ready to sell your Sun Village Estates home or buy your next one, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012 and the #5 real estate team in Florida (RealTrends 2026), Top 1% Nationally since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc. Sellers and buyers comparing the best real estate agents in Bonita Springs should ask each agent to price one specific Sun Village Estates home from the neighborhood's own recorded sales, by plan, by era and by flood zone, and we do exactly that below, in the open.
Recent Sun Village Estates market: In the 12 months to September 25, 2026, Lee County recorded 6 Sun Village Estates home sales, all resales, from $256,000 to $490,000. Six is too few for a median, so we widen to the first window with ten sales: 10 sales in the 24 months to September 25, 2026, at a median of $439,500 (the mean of the middle pair, $430,000 and $449,000), a range of $256,000 to $545,000 and $260.80 per square foot of county heated area. Days on market and sale-to-list ratio: Information not available at time of publishing (checked 2026-10-10).
We tracked every one of those 10 recorded Sun Village Estates sales, and all 27 recorded in the 60 months to September 25, 2026, each sorted by street, year built and size. Each sale is listed in the market snapshot below by month, price and street only.
For Sun Village Estates sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and discretion when a sale needs to stay quiet. A sale here also needs two records in hand before the first showing: the parcel's FEMA zone and elevation paperwork, because the map changes from one side of the street to the other, and the Bonita Springs Utilities account showing whether the home is connected to the new central sewer and whether any special service charge balance remains.
For Sun Village Estates buyers: the first question is the flood zone, because 62 of the single-family parcel records test Zone AE and 72 test Zone X on FEMA's current map. The second is the house, because a D.R. Horton plan from 2016 and a 1979 cottage share a block. The third is the carry: no HOA dues at all, a district 017 tax bill at 12.7942 mills for 2026, and a one-time Bonita Springs Utilities sewer charge of $7,509 for a single-family home, or $35.85 a month if financed through the utility.

Sun Village Estates buyers and sellers in Bonita Springs should know eight facts from the record: the home count, the two building waves, the price, the missing HOA, the sewer charge, the flood split, the tax rate and the schools, each drawn from the Lee County roll and recorded sales, the deeds, the utility tariff and FEMA's flood layer.
Living in Sun Village Estates in Bonita Springs means a detached house on a lot of about a fifth of an acre, on an open City street grid with no association, no dues and no shared amenities, a few minutes from Interstate 75, East Terry Street, downtown Bonita Springs and the Imperial River, with public parks and a nature preserve within about a mile.
Sun Village Estates is a recorded plat in the City of Bonita Springs, cited on every deed as "Sun Village Estates, according to the Plat thereof, recorded in Official Records Book 48, Page 250, of the Public Records of Lee County, Florida." The roll lays it out in Blocks A to H, with lots numbered up to 42 in Block G. It is a neighborhood of individually owned lots, not a master-planned community, and nothing on the record ties it to a developer's club, a management company or a shared budget.
Many Bonita Springs buyers expect an HOA. Here there is none on the record. A Florida Division of Corporations search for the name Sun Village Estates returns no association of that name, and the D.R. Horton deeds of 2016 convey each lot only "subject to covenants, conditions, restrictions, reservations, limitations, easements and agreements of record, if any," without naming any declaration. In practice that means no monthly or quarterly dues, no architectural review board, no association lease approval and no estoppel certificate at a sale. The City of Bonita Springs codes govern the use of each lot instead.
Situs addresses on the roll sit on Saville Avenue (42 parcels), Lincoln Avenue (25), Morton Avenue (24), Maiden Lane (21), Chaparel Drive (14), Melrose Avenue (13), Suncrest Lane (5), Sun Village Lane (3) and Sunset Strip (3). Morton Avenue connects the grid south to East Terry Street. Lee County's road layer marks Morton Avenue and Chaparel Drive as City maintained and carries a different maintainer code on Saville, Lincoln, Melrose and Maiden, and it records a short stretch of Maiden Lane and nearby Tower Road as gravel.
The roll counts 104 one-story and 30 two-story buildings. Bedrooms run from two to five, with three bedrooms on 54 homes and four on 58. A garage shows on 118 of the 153 records and a pool on 8. Single-family heated area runs up to 2,848 square feet, with a median of 1,671. The median single-family lot is 0.1817 acre, about 7,915 square feet. The homes section below breaks this down by era and by plan.
Ownership in Sun Village Estates is simple fee title to a platted lot and the house on it. There are no common elements, no shared pool and no association insurance. The owner carries the whole house and lot: roof, walls, windows, air conditioning, driveway, landscaping and the lot's share of storm risk. Water and wastewater come from Bonita Springs Utilities, a member-owned cooperative, and electricity from Florida Power and Light, which serves the City.
The Lee County roll shows a homestead exemption on 79 of the 132 single-family homes, about six in ten, which marks those homes as the owner's permanent Florida residence. The rest are second homes, rental homes or homes whose owners have not filed. Owners' mailing addresses are in Florida on 150 of the 153 parcels. We describe the property and the record, not the people who live there.
Five things buyers sometimes assume. No gate: the streets are an open grid. No HOA pool or clubhouse: the nearest pools and parks are public. No boat dock or seawall: none of the 153 Sun Village Estates records carries a dock or seawall flag on the roll, and there is no golf course. No builder selling now: the last builder-direct closing in the county file is April 1, 2024. No uniform flood zone: neighbors can sit in different FEMA zones.

In the last 12 months six sales closed, from $256,000 to $490,000, every one a resale.
Data updated: October 2026 (Lee County Property Appraiser public roll and Lee County recorded sales through September 25, 2026, our analysis run October 17, 2026)
These figures are Lee County's DOR-qualified recorded sales of improved homes, the deed price the county records, matched to the 153 Sun Village Estates parcels on the roll by the recorded plat name. They are not MLS figures. Medians use the mean of the middle pair when the count is even. Square-foot figures use the county's heated area, which can differ from the living area in a listing. MLS days on market, sale-to-list ratio, active listings and MLS closing count: Information not available at time of publishing (checked 2026-10-10).
Window (ending September 25, 2026) | Recorded sales | Median | Low | High |

We pulled every recorded Sun Village Estates sale in the Lee County record for the 60 months to September 25, 2026, 27 in all, and sorted them by street, year built, size and flood zone. We also ran the flood layer at every Sun Village Estates parcel the Property Appraiser maps, read the D.R. Horton deeds of 2015, 2016 and 2022, and read the Bonita Springs Utilities tariff section that names the neighborhood. Nothing on this page comes from a listing portal.
Year | Recorded sales | Median or range |

2020 | 8 | $200,000 to $340,000 |
2021 | 11 | $345,000 median |

2025 | 6 | $256,000 to $499,000 |
2026 to September 25 | 3 | $315,000 to $490,000 |
Recorded deed prices moved from a $200,000 to $345,000 range in 2019 and 2020 to a $256,000 to $585,000 range from 2023 on. Years with fewer than ten sales show a range, not a median.
Over the 60 months to September 25, 2026, the 45 D.R. Horton plan homes (the 1,828, 2,470 and 2,848 square foot plans built in 2016, 2017 and 2023) recorded 11 sales at a $470,000 median, from $427,580 to $545,000. The other 108 parcels recorded 16 sales at a $419,950 median, from $256,000 to $585,000. Homes built before 2000 recorded only 4 sales in those 60 months, from $256,000 to $390,000, too few for a median.
Seven of the ten 24-month sales closed between $400,000 and $500,000. One closed above $500,000, a 2023 four-bedroom on Chaparel Drive at $545,000, and two below $400,000: a 1979 three-bedroom of 912 square feet on Morton Avenue at $256,000 and a 1983 duplex parcel on Saville Avenue at $315,000. The highest recorded sale in 60 months was $585,000, a 2018 home on Maiden Lane in September 2023.
The county record shows the deed price, not the list price, concessions or days on market, and it does not separate a pool home or a renovated kitchen. It cannot yet tell whether a home sold before or after its sewer connection. Days on market, sale-to-list ratio, active listings and MLS closing count: Information not available at time of publishing (checked 2026-10-10).
Sun Village Estates began as an older Lee County plat of small lots north of Terry Street, recorded in Official Records Book 48, Page 250, which filled in slowly: a handful of homes from 1961 to 1999, a wave of about 47 in the 2000s and D.R. Horton's 2016 and 2017 release, all now inside the City of Bonita Springs.
Every deed we read describes the land by the same words: lot and block, "Sun Village Estates, according to the Plat thereof, recorded in Official Records Book 48, Page 250, of the Public Records of Lee County, Florida." The Clerk's online image service does not return that page, so we did not read the plat's date or dedications; the oldest house on the roll is from 1961, so the plat is older than that.
Several lots in Blocks A, B, C and D are described on the roll as "less I-75 R/W," meaning part of the original lot became Interstate 75 right of way. The interstate now runs about a tenth of a mile from the center of the neighborhood, and three of the parcels along it are utility or right-of-way parcels rather than homesites.
By decade the roll counts 1 home from the 1960s, 6 from the 1970s, 10 from the 1980s and 11 from the 1990s, then 47 from the 2000s, 51 from the 2010s and 11 from the 2020s. Repeated sizes mark builder releases: seven 1,150 square foot homes from 2004 to 2006 and nine 1,307 square foot homes from 2006, then the D.R. Horton plans.
On December 7, 2015, D.R. Horton, Inc. took title to 23 lots in Blocks D, E, F and G by warranty deed (Lee County Clerk instrument 2015000270940). It closed its first new homes in mid 2016; one corporate warranty deed recorded August 1, 2016 shows a sales price of $250,174 for a home on Lincoln Avenue. In March 2022 it bought three more lots in Block E (instrument 2022000089362) and closed four 1,828 square foot homes on Chaparel Drive in 2023, at $427,580 to $443,000.
Sun Village Estates is inside the City of Bonita Springs. Every one of the 153 parcels carries Lee County taxing district 017, "City of Bonita Springs / Bonita Springs Fire," and the City's own zoning area on the Property Appraiser's record.

Sun Village Estates homes in Bonita Springs are mostly one-story, three and four bedroom houses built after 2000 on lots of about 7,900 square feet, with a median of 1,671 square feet of heated area, a garage on most lots, a few pools and a small number of older cottages and duplexes from 1961 to 1999.
Data updated: October 2026 (Lee County Property Appraiser parcel data file, October 2026)
The 2016 and 2017 release repeats three sizes of heated area on the roll: 1,828 square feet, 2,470 and 2,848. Fourteen homes carry the 1,828 size from those years, fifteen the 2,470 and twelve the 2,848, and four more 1,828 square foot homes followed in 2023. On the roll the 1,828 plan shows 2,363 square feet under roof, the 2,470 plan 3,019 to 3,069 and the 2,848 plan 3,432 to 3,503; the difference is garage and porch area.
The 2000s wave left a mix of sizes. Seven homes of 1,150 square feet date from 2004 to 2006 and nine of 1,307 square feet from 2006, both repeated plans of builders we did not identify on the record, with individual custom-sized houses between them up to about 2,000 square feet.
Twenty-eight built parcels predate 2000. Most are small: the 1979 Morton Avenue home that sold in December 2025 has 912 square feet. Five parcels are coded as small multi-family, each a duplex built from 1979 to 1988 with 1,456 to 1,680 square feet of heated area, on Saville and Morton Avenues.
Bedrooms | Homes on the roll |
|---|---|
2 | 9 |
3 | 54 |
4 | 58 |
5 | 12 |
Ninety-eight homes show two full baths and 29 show two and a half.
The median single-family lot is 0.1817 acre, about 7,915 square feet, and the range runs from 0.1793 to 0.4042 acre where lots were combined. The City's Land Development Code allows a single-family house on an existing lot in the AG-2 district when it is at least 75 feet wide, 100 feet deep and 7,500 square feet (Section 4-2399).
Twelve parcels are vacant residential lots on the 2026 roll, held by separate owners. A vacant lot is a separate product from a house, and its value turns on the zoning, the flood zone at that lot and the sewer connection; the City's Community Development department confirms buildability lot by lot.
On the 2026 roll the median just value of the 132 single-family homes is $370,807, from $126,133 to $585,348, and the median taxable value is $250,552, lower because of homestead exemptions and the Save Our Homes cap on long-held homes.
Sun Village Estates homes in Bonita Springs come with no private amenities: no association owns a pool, clubhouse, gate or park, so a home conveys only its own lot and house. The neighborhood's amenities are public ones nearby: Leitner Neighborhood Park, Pine Lake Preserve, the YMCA site off Terry Street and the City's parks and pool downtown.
Lee County's park layer puts Leitner Neighborhood Park, a City park, about 0.67 mile in a straight line from the center of Sun Village Estates, Cullum's Trail about 0.97 mile and the Bonita Springs Dog Park about 1.08 miles. Pine Lake Preserve on Kent Road is 0.5 to 1.0 mile by road, two to four minutes.
Riverside Park and the Bonita Springs Public Library downtown are 2.2 to 2.8 miles by road, six to eight minutes, Everglades Wonder Gardens 2.0 to 2.5 miles, and the Bonita Springs Community Park, Recreation Center and community pool on Pine Avenue 2.2 to 3.0 miles.
Bonita Beach Park is 7.1 to 7.6 miles by road, 13 to 15 minutes, Little Hickory Island Beach Park 8.3 to 8.8 miles and Barefoot Beach Preserve 8.7 to 9.2 miles. Lee County Parks closed the Bonita Beach Park and Little Hickory Island lots and amenities from September 8, 2026 for Hurricane Ian repairs, with pedestrian access open, and the Beach Access 1 lot closes November 1, 2026; Accesses 2 to 9 are free to park.
The Promenade at Bonita Bay is 4.0 to 4.5 miles by road, 11 to 13 minutes, Coconut Point in Estero 7.2 to 7.7 miles and Gulf Coast Town Center 15.3 to 15.8 miles.
Sun Village Estates in Bonita Springs is governed by the City of Bonita Springs, not by an association: there is no homeowners association, no recorded declaration in the deeds we read and no architectural board, so the City's Land Development Code, Lee County rules and Florida law set what an owner may build, rent, park and keep on a lot.
We searched the Florida Division of Corporations for every Sun Village name. No Sun Village Estates association exists; the nearest names are unrelated companies such as Sun Village Holdings, LLC and Sun Village Homes, Inc., and an inactive Sun Village Residents, Inc. The deeds conveying D.R. Horton's lots in 2015 and its homes in 2016 cite no declaration of covenants. A title search at contract is still how any older recorded restriction on one specific lot would come to light.
On the Property Appraiser's record, 142 of the 153 parcels are zoned AG-2, an agricultural district on the City's zoning map, 8 are zoned TFC-2, a two-family district, and 3 are CFPD, a community facilities planned development. The small platted lots predate today's district rules, and the City's code lets a single-family house go on an existing AG-2 lot of 75 by 100 feet and 7,500 square feet. Side setbacks on such lots are 10 percent of the lot width or five feet, whichever is greater, and rear setbacks are one fourth of the lot depth up to 20 feet (Land Development Code, Section 4-2399).
No association approves or limits leases here, so the lease terms are the owner's to set within Florida landlord and tenant law and the City's rules. Florida lets local governments regulate vacation rentals within the limits of Florida Statutes 509.032(7), and the City's Community Development department is the place to confirm any registration a short-term rental needs.
Without an association, pet rules are Lee County's animal ordinances, and parking, boat and recreational-vehicle storage and sign rules are the City's. A buyer planning to park a boat or trailer on the lot reads the City code for the AG-2 or TFC-2 district first.
No. Sun Village Estates has no association and no recorded age restriction in any document we read, so it is not an age-restricted community under the federal Housing for Older Persons Act; it is open to buyers of any age.
Owning a Sun Village Estates home in Bonita Springs costs no HOA dues; the yearly carry is the district 017 property tax bill at 12.7942 mills for 2026, the City stormwater and Lee County solid waste lines on the same bill, homeowner's and often flood insurance, utilities, and, until it is paid, the Bonita Springs Utilities sewer charge.
Data updated: October 2026 (Lee County Property Appraiser final 2026 millage book; Lee County Tax Collector 2025 bills; Bonita Springs Utilities tariff effective January 1, 2026)
Every parcel is in district 017, City of Bonita Springs and Bonita Springs Fire. The final 2026 millage book prints 12.7942 mills for the district, down from 12.7970 in 2025, including the City at 0.8411 mills and the Bonita Springs Fire District at 1.9999 (Lee County Property Appraiser, 2026 millage book).
At the $439,500 24-month median, with no exemption and assuming the Property Appraiser's just value near the price, the 2026 ad valorem tax would be about $5,623 (439,500 times 12.7942 divided by 1,000). With the $25,000 homestead exemption on all levies and the additional $25,000 on non-school levies (7.5232 of the 12.7942 mills), it would be about $5,115. This is arithmetic, not a bill; the Property Appraiser sets the value each January 1.
The tax bill also carries non-ad valorem lines. On 2025 single-family bills inside the City in the same garbage district, 001, the lines were a City of Bonita Springs stormwater charge of $50.00 and a Lee County solid waste assessment of $358.45. Sun Village Estates parcels carry garbage district 001 on the roll; their 2026 lines print when the November 2026 bills issue.
Florida's Save Our Homes cap holds a homestead's assessed value close to the prior year while the same owner holds it, and the value resets to just value on the January 1 after a sale (Florida Statutes 193.155). That is why the median taxable value on the roll, $250,552, sits well under the median just value, $370,807, and why a buyer's first full bill is usually higher than the seller's.

The Sun Village Estates septic to sewer project is a Bonita Springs Utilities and City of Bonita Springs conversion of the neighborhood from private septic tanks to central sewer, funded half by a state grant, with the main lines finished and individual home connections expected from May to November 2026, at a single-family charge of $7,509 or $35.85 a month.
Data updated: October 2026 (Bonita Springs Utilities project page, last modified May 20, 2026; BSU Wastewater Tariff effective January 1, 2026; City of Bonita Springs notice of February 13, 2023)
Bonita Springs Utilities describes the work as expanding "the wastewater collection/central sewer system in the Sun Village Estates neighborhood": gravity sewer mains, manholes, service lines and clean-outs, force mains and a pump station, after which existing septic systems are abandoned and each home connects to central sewer (Bonita Springs Utilities, Sun Village).
The utility's page, last modified May 20, 2026, reads: "The main central sewer installation is complete and restoration is ongoing. Individual plumbing connections for homes are expected from May 2026 to November 2026." The schedule is subject to change.
Charge | Lump sum | Monthly (financed) |
|---|---|---|
Collection System Special Service Charge | $3,584 | $17.11 |
Aid-to-New Construction (ANC) Fee | $3,925 | $18.74 |
Total | $7,509 | $35.85 |
The utility notes that the ANC fee may change over time. The tariff that sets the special service charge, section 45.8 of the BSU Wastewater Tariff effective January 1, 2026, names "Sun Village Estates Subdivision" and allows the charge to be paid at once or "over 30 years with an interest rate of 4.0% interest per annum" (BSU Wastewater Tariff, 2026).
If an owner chooses the monthly option, the tariff says "the customer shall allow the Company to place a lien on the property to secure repayment," and the customer may ask for the outstanding balance and pay it off at any time. At a sale, any remaining balance is a closing item, so sellers should request it from the utility before listing and buyers should ask about it before writing an offer.
The City's February 13, 2023 notice records the grant: City Council directed staff on June 16, 2021 to pursue septic-to-sewer funding with BSU, and on November 10, 2021 the Florida Department of Environmental Protection awarded $2,050,000 for Sun Village, with a one-to-one match that the City and BSU each funded at $1,500,000 across the two neighborhoods in the program (City of Bonita Springs).
The utility lists lower nutrient loading to groundwater and the Imperial River, no septic tank or drain field maintenance or replacement, reduced flooding risk for yards and drain fields and reclaimed yard space. For a buyer, a connected home removes a septic inspection and a future drain-field cost from the checklist; for a seller, proof of connection and a zero balance is a clean line in the listing.
Sun Village Estates in Bonita Springs sits in two FEMA flood zones: Zone AE, a special flood hazard area, at 62 of its single-family parcel records, mostly the newer homes on Saville, Lincoln and Chaparel, and Zone X, minimal flood hazard, at 72, including every home built before 2000, on panel 12071C0657G, effective November 17, 2022.
Data updated: October 2026 (FEMA National Flood Hazard Layer queried at every Sun Village Estates parcel centroid the Property Appraiser maps, October 17, 2026)
Street | Zone AE parcels | Zone X parcels |
|---|---|---|
Saville Avenue | 25 | 17 |
Lincoln Avenue | 19 | 6 |
Chaparel Drive | 10 | 4 |
Morton Avenue | 5 | 19 |
Melrose Avenue | 1 | 12 |
Maiden Lane | 0 | 19 |
Suncrest Lane | 0 | 5 |
Sun Village Lane | 0 | 3 |
Sunset Strip | 0 | 3 |
All five duplex parcels test Zone X. Of the homes that test Zone AE, 44 were built in the 2010s, 15 in the 2000s and 1 in the 2020s.
FEMA's base flood elevation lines near the Saville Avenue and Chaparel Drive sample points read 13 and 14 feet (NAVD88), and USGS ground elevation at our six sample points reads 13.9 to 16.8 feet. Whether a particular house's lowest floor sits above the base flood elevation is answered by its elevation certificate, not by the map.
Lee County's evacuation layer puts 153 of the 156 Sun Village Estates parcel records in Evacuation Zone C, surge zone 3, and 3 in Zone B. Every one of our six sample points is Zone C.
The Property Appraiser's hazard layer gives a design wind speed of 160 miles per hour for Risk Category II buildings at every sample point, inside the wind-borne debris region, which sets opening-protection requirements for new construction and replacements under the Florida Building Code.
Hurricane Ian made landfall on Cayo Costa on September 28, 2022 at 130 knots, Category 4, according to the National Hurricane Center's report (NHC, Hurricane Ian). We found no published damage record specific to Sun Village Estates; damage determinations are made home by home. The City is also rebuilding the drainage along East Terry Street, at the neighborhood's south end, as a federally funded mitigation project.
The City of Bonita Springs is a Class 5 community in FEMA's Community Rating System, which carries a 25 percent National Flood Insurance Program discount inside the special flood hazard area and 10 percent outside it. A federally backed mortgage on a home in Zone AE requires flood insurance. From January 1, 2027, Citizens Property Insurance requires flood coverage on every new and renewing personal residential policy that includes wind coverage, whatever the zone (Citizens, flood requirement). NFIP premiums are rated home by home, so the quote for an AE home and an X home on the same street can differ.

Every address we tested returned the same zones on October 17, 2026; confirm with the district at contract.

Fire and emergency response comes from the Bonita Springs Fire District, whose Station 24 response zone covers every point we tested.
Interstate 75 runs about a tenth of a mile from the center of Sun Village Estates, along the plat's east edge, and East Terry Street is about a quarter mile south. That nearness is why the highway is minutes away, and it is also a fact a buyer weighs for the lots closest to it.
Daily life in Sun Village Estates in Bonita Springs runs on public services: open City streets with no gate, Lee County curbside solid waste billed on the tax bill, water and sewer from Bonita Springs Utilities, electricity from Florida Power and Light, mail in ZIP 34135, and LeeTran's route 600 on Old 41 Road about a mile and a half west.
There is no gate or guardhouse. Visitors and deliveries reach every home on the public grid.
Parking is on each lot. The roll records a garage on 118 of the 153 Sun Village Estates records and a carport on 4.
Solid waste is Lee County's program, garbage district 001 on the roll, with curbside collection and an assessment on the tax bill (Lee County Solid Waste, curbside).
Water and wastewater service comes from Bonita Springs Utilities, whose offices are on East Terry Street, and the neighborhood is moving from septic tanks to central sewer in 2026. Electricity is Florida Power and Light.
Lee County's road layer lists Morton Avenue and Chaparel Drive as City maintained. Saville, Lincoln, Melrose and Maiden carry a maintainer code outside the City and County, and the layer records a short stretch of Maiden Lane as gravel. With no association to maintain any street, a buyer on those streets asks the City's Public Works department who maintains the frontage.
LeeTran route 600 stops on Old 41 Road at Rosemary Drive and at East Terry Street, about 1.65 miles in a straight line from the neighborhood's center. No LeeTran ULTRA on-demand zone covers the point we tested.
The largest project next to Sun Village Estates in Bonita Springs is the City's East Terry Street rebuild from Old 41 Road to Bonita Grande Drive: stormwater drainage, a pedestrian and bicycle path and water and wastewater upgrades under a $17,823,584.04 contract approved in April 2026, with about 593 days of construction after notice to proceed.
Data updated: October 2026 (City of Bonita Springs notice of April 16, 2026; Gulfshore Business, April 16, 2026; Lee County zoning case layer, queried October 17, 2026)
The City awarded the construction contract to Quality Enterprises USA, Inc. at $17,823,584.04, the low responsive bid, for "stormwater drainage improvements, a pedestrian and bicycle path, and water and wastewater upgrades" on East Terry Street, funded by HUD Community Development Block Grant Mitigation money through FloridaCommerce and Federal Highway Administration money through FDOT (City of Bonita Springs). Gulfshore Business reported construction is expected to take 593 days once the City issues a notice to proceed. The Governor's 2022 award to the City for the Terry Street corridor was $16,833,197 in CDBG Mitigation funds.
Lee County's zoning case layer shows closed, approved cases near the neighborhood, among them a 16.45 acre rezoning from AG-2 about 0.15 mile away, the FPL Terry substation special exception about 0.29 mile away, the Bonita Springs YMCA rezoning about 0.37 mile away and the 511 acre Tesone planned development about 0.65 mile away. These are historical records; the City's own current cases are on the City's portal and may not appear in the county layer.
Lee County's priority road project layer returned no project within five kilometers of the neighborhood's center on October 17, 2026.
Sun Village Estates compares most closely with Bonita Springs' other no-HOA, City-governed single-family plats: it is smaller and newer than the grid side of Bonita Farms at a similar price, far below the canal-front plats of Imperial Shores, and a detached-home alternative to the condominiums of Morton Grove next door.

A buyer whose priority is a newer house with a garage at the neighborhood's price point, with no dues and quick interstate access, finds most of that inventory in Sun Village Estates. A buyer whose priority is a larger lot or a particular older house type finds more of it in Bonita Farms. In both, the flood zone is checked parcel by parcel before an offer.
Selling a Sun Village Estates home in Bonita Springs costs the listing commission the seller agrees to, Lee County's customary seller items, the owner's title policy and documentary stamps of $0.70 per $100, which is $3,076.50 at the $439,500 median, plus prorated taxes and any Bonita Springs Utilities sewer charge balance still owed.
Data updated: October 2026 (Florida documentary stamp rate; Lee County closing custom; BSU Wastewater Tariff effective January 1, 2026)
Florida's flood disclosure law requires a seller of residential property to give the buyer a flood disclosure at or before contract, stating whether the seller knows of flood damage, flood insurance claims or federal flood assistance on the property (Florida Statutes 689.302).
The pros of owning in Sun Village Estates in Bonita Springs are no HOA dues, mostly post-2000 houses with garages, quick access to Interstate 75 and downtown, a new central sewer and nearby public parks; the cons are a parcel-by-parcel flood split, a sewer charge until paid, small lots, no amenities and the interstate along the east edge.

Selling a Sun Village Estates home in Bonita Springs means pricing against ten recorded sales from $256,000 to $545,000 over 24 months, showing the buyer the parcel's flood zone and the sewer account before they ask, and marketing a no-HOA house against newer association communities, which is the work McGreevy and Comisar do before a listing goes live.
If you're searching for a Sun Village Estates listing agent, or thinking, 'I need someone to sell my Sun Village Estates home...', McGreevy and Comisar bring the credentials and the record:

Your home's value starts from Sun Village Estates' own recorded sales: ten in the 24 months to September 25, 2026 at a $439,500 median, from $256,000 to $545,000, seven of them between $400,000 and $500,000. Your plan, era, garage, pool, condition, flood zone and sewer connection move it within that range.
Days on market: Information not available at time of publishing (checked 2026-10-10). With no association approval or estoppel, the timeline is the contract's: inspections, appraisal, the buyer's loan and title work.
No. Sun Village Estates has no homeowners association on the record, so there is no board approval, no estoppel certificate and no association transfer fee.
If you financed the special service charge or ANC fee, the tariff secures it with a lien on the property, so the balance is paid or otherwise handled at closing. Ask Bonita Springs Utilities for the payoff before you list.
If your home's connection is scheduled, a connected home with a zero or known balance is easier to sell, because buyers drop a septic inspection and a drain-field question from their list. Connections were expected from May to November 2026.

★★★★★ “We were introduced to Jesse a few years ago and we asked that he find us a retiremnet home in a great location and at a great price. Help helped us accomplish this goal in a very short time and at an unbelievable price. He has also done a very professional job in helping us find investment properties. Jesse has done a fantastic job for us.” Verified Zillow review
★★★★★ “Marc sold a house for me and a house for my parents both very efficiently back in 2012. He sold my house in a matter of days while I was on a weekend vacation. Fast forward to 2020. I had another house to sell. I made the mistake of hiring a different realtor for the sale of my home. After months of few showings and no offers, I decided to cut ties and hire Marc (which clearly I should have done in the first place!). My house was under contract in no time and Marc has now officially sold a second home for me!! In the future, I will absolutely not hesitate to hire Marc! I would give him 10 stars if I could! Thanks Marc for your professionalism, efficiency and resulting friendship! You’re the best!!” Verified Zillow review
★★★★★ “I have been dealing with Mark and Jessie since 2006. We have bought and sold app 14 units including my own home, Always professional and a problem solver.” Verified Zillow review

The roll lists 153 parcels: 132 single-family homes, 5 duplex parcels, 12 vacant residential lots and 4 utility, retention and right-of-way parcels.

The City's code allows a single-family house on an existing AG-2 lot at least 75 feet wide, 100 feet deep and 7,500 square feet. The City confirms each lot's buildability.
AG-2 on 142 parcels, TFC-2 on 8 and CFPD on 3, all in the City of Bonita Springs zoning area.

A federally backed loan on a home in Zone AE requires it. From January 1, 2027, Citizens requires flood coverage on every new and renewing personal residential policy that includes wind coverage, whatever the zone.
Mostly Saville Avenue (25 AE parcels), Lincoln Avenue (19) and Chaparel Drive (10), with 5 on Morton and 1 on Melrose. Maiden Lane, Suncrest Lane, Sun Village Lane and Sunset Strip test Zone X.

No association limits leasing. Florida law and the City's rules govern, including any short-term rental registration the City requires.
Bonita Springs Utilities, a member-owned cooperative, provides both.
No. This page covers only the Bonita Springs plat recorded in Official Records Book 48, Page 250.
Sun Village Estates sellers in Bonita Springs ask most about value, how many homes sell, the sewer charge, flood disclosure, taxes and closing costs. Each answer below comes from Lee County's recorded sales and roll, the utility tariff, FEMA's flood layer or Florida law. The answers are written by McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008.
The 24-month recorded median is $439,500 on 10 sales from $256,000 to $545,000. Plan, era, garage, pool, condition, flood zone and sewer connection move a home within that range.
Six recorded sales in the 12 months to September 25, 2026, from $256,000 to $490,000, all resales.
$585,000 for a 2018 home on Maiden Lane in September 2023, the top of the 60-month record.
Recorded prices moved from a $200,000 to $345,000 range in 2019 and 2020 to a $256,000 to $585,000 range from 2023 on; the 2025 sales ran $256,000 to $499,000.
Over 60 months, the 45 D.R. Horton plan homes recorded 11 sales at a $470,000 median, against a $419,950 median on 16 sales for the other parcels.
The homes built before 2000 recorded 4 sales in 60 months, from $256,000 to $390,000, below most newer homes; they are also smaller.
The recorded sales are too few to isolate flood zone from size and age. Buyers price the insurance, so we show each home's zone and elevation paperwork up front.

No. There is no association, so there is no approval step, estoppel certificate or transfer fee.
A financed BSU special service charge is secured by a lien, so the remaining balance is paid or handled at closing. Request the payoff from Bonita Springs Utilities before listing.
A connected home with a known balance removes a septic question from the buyer's list. Connections were expected from May to November 2026.
The commission you agree to, the owner's title policy, documentary stamps of $0.70 per $100 ($3,076.50 at $439,500), prorated taxes and any sewer charge balance. There is no estoppel fee.
The seller customarily pays the owner's title policy in Lee County; the contract controls.
Yes. Florida Statutes 689.302 requires a residential seller to give a flood disclosure at or before the contract, covering known flood damage, flood claims and federal flood assistance.
Often. A homestead's assessed value resets to just value on the January 1 after a sale, so a buyer's first full bill is usually higher than a long-held homestead's.
Florida's portability rule lets a homestead owner transfer up to $500,000 of accumulated Save Our Homes benefit to a new homestead within the time the statute allows (Florida Statutes 193.155).
Yes. With no association lease rules, the lease and the contract decide how the tenancy is handled at closing.
Yes. Twelve vacant residential lots sit on the roll; a lot sells on its zoning, flood zone and sewer access, and we price it from recorded lot sales.
Not by the recorded sales: the one duplex parcel sale in 24 months closed at $315,000, below the single-family median. Duplexes here date from 1979 to 1988.
Buyers compare size, garage, pool, roof and air conditioning age, and impact windows or shutters. Ask us which updates pay before you start.
It is not required to list, but buyers of a Zone AE home ask for one to price flood insurance, so having it ready helps.
The City's East Terry Street project, about 593 days of construction after notice to proceed, adds drainage, a multi-use path and utility upgrades along the neighborhood's south edge. Buyers ask about it, so we describe the schedule plainly.
From recorded comparable sales, ideally of the same plan and era nearby; the D.R. Horton plans give many direct comparables, while older homes need wider comparisons.
Price comes from your home, not the median: a 2,848 square foot plan and a 912 square foot cottage are different products. We show the comparables sale by sale.
Yes. An as-is sale still carries the flood disclosure and the buyer's right to inspect under the contract.
The buyer or lender usually orders it. On lots trimmed by the I-75 right of way, a current survey confirms the lot lines.
The county record does not show a seasonal pattern at this sale count: the ten recorded Sun Village Estates sales of the last 24 months closed in March, July, August, October, November and December.
Request your BSU account status and any payoff, and gather any elevation certificate, flood policy and claims history for the disclosure.
A lender does not require it in Zone X, but Citizens requires flood coverage on policies with wind coverage from January 1, 2027, whatever the zone.
It ends with your ownership; the buyer applies for their own by March 1 of the year after closing if the home becomes their permanent residence.
