Buying in Wedge Wood at The Strand takes three decisions before an offer: which of the four floor plans and which floor suit you, how the unpublished condominium fee and the mandatory $4,162 club dues fit your yearly budget, and whether the lease and pet rules match your plans. The last year's eleven MLS closings ran $350,000 to $445,000, at a median of $415,000.
Wedge Wood is 152 condominiums in 19 two-story buildings of eight on Sand Wedge Lane, inside the gated golf community of The Strand at Immokalee Road and I-75 in North Naples, ZIP 34110. Our complete guide to Wedge Wood at The Strand covers its two recorded declarations, its pool, its history and its flood maps, and our guide to The Strand covers the 15 neighborhoods, the club and the gate. This page is for the buyer: what Wedge Wood units sell for, which building and plan fits you, what you will pay every year, which documents Florida law puts in your hands, and how we negotiate here. Call Marc at (239) 287-5873 or Jesse McGreevy at (239) 898-6072 whenever you want to talk it through.

Every Wedge Wood building holds the same eight-unit menu, two units each at 1,449, 1,478, 1,490 and 1,540 square feet on the Collier County 2026 tax roll. Most units are listed as two bedrooms plus a den with two baths. The choice that moves your price is not the plan; it is the floor, the view of the lake or the fairway, the condition and the garage position, which is why two 1,540 square foot units sold $92,000 apart in early 2026.
Social membership in The Club at The Strand is mandatory for every homeowner, with no initiation fee for Strand owners and annual dues of $4,162 in 2026, per the club's 2026 Membership Brochure. Golf is optional: Sport, Single Golf and Full Golf memberships carry initiations of $40,000, $80,000 and $100,000.
Both Wedge Wood declarations state that "there are no restrictions on the transfer of ownership of Units," so there is no board interview or approval before you buy; you report your name, address and phone number within ten days of closing. Leasing is different: every lease needs the board's prior written approval and must run at least 30 days. That suits a buyer who will live in the unit or lease by the month, not a buyer planning weekly rentals.
No age restriction ("there are no restrictions on children residing in the condominium"), no Community Development District, no elevator, no boat access, and no building of three or more stories. It also does not publish its condominium fee; the estoppel certificate is where you see it.
Wedge Wood buyers work with McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, because a Wedge Wood purchase turns on details a listing never shows: which declaration the unit sits under, what the unpublished fee is, whether the floor and view justify the price, and how the last eleven sales of the same plan priced. We read them before you offer.

Wedge Wood rewards a buyer who knows the numbers by plan and by building. These are the facts that change an offer, each drawn from the Southwest Florida MLS, Collier County's records, the recorded Wedge Wood documents, the club's 2026 brochure and the FEMA and school records, all current as of September 2026.
This buyer guide runs from the market and the price of each plan, through which building fits, the yearly cost, the club, financing, the steps, the documents, the buildings, flood, insurance and taxes, the rules, seasonal and investor use, nearby roadwork, how we search and negotiate, closing costs, representation, schools, and the Feather Sound choice.
The Wedge Wood market favors buyers on price and sellers on supply. Over the 12 months to September 26, 2026 the eleven Wedge Wood closings sold at a median 94.32% of list after 70 days, none at or above list, yet only two units were for sale on the pull date, about 2.2 months of supply.

Southwest Florida MLS Matrix, Development THE STRAND, Sand Wedge Lane rows. Building address only. Median sold $415,000 (n=11, odd, an observed sale); median $280.78 per square foot of living area; median 94.32% of list; median 70 days on market. The year before recorded 9 closings at a median of $445,000, so buyers are paying less than they did a year ago.

Both active listings ask more than any Wedge Wood closing of the last year. That is negotiating room, and it is also a reason to watch for the next listing: with no For Sale signs allowed on Sand Wedge Lane, new Wedge Wood listings appear only online. We set up an alert the day you call.
The median sale of the last year is a real one. On March 9, 2026 a 2 bedroom plus den, 2 bath unit at 5967 Sand Wedge Lane, building 1 of Wedge Wood I at the pool end of the street, closed at $415,000 after 12 days on market, 94.32% of its $440,000 list price and $280.78 per square foot of its 1,478 square foot MLS living area. Collier County recorded the same $415,000 sale on March 9, 2026, but on a 1,449 square foot base area for a unit built in 1999. Three lessons for a buyer: a fairly priced Wedge Wood unit can go under contract in under two weeks even in a soft year; the buyer still negotiated about 6% off list; and the square footage on a listing is the agent's entry, so we check every unit against the county's four plan sizes before you compare prices per foot.
With two units listed and eleven recent closings to compare, a Wedge Wood buyer can make an offer from evidence rather than hope. A Wedge Wood condo costs about the same in every plan. Over five years the MLS medians ran $489,500 for units entered at 1,449 square feet, $450,000 at 1,478, $409,950 at 1,490 and $451,000 at 1,540; in the last year every plan sold somewhere between $350,000 and $445,000.

Units and areas: Collier County 2026 tax roll (preliminary, files dated August 29, 2026). Sales: Southwest Florida MLS Matrix, grouped by the living area the listing agent entered; one 2025 sale entered at 1,470 square feet ($395,000) is not shown. The MLS area does not always match the county's, so treat the plan medians as a guide.
Of the 60 Wedge Wood MLS closings over five years, 49 were listed as two bedrooms plus a den with two baths, 6 as two bedrooms and two baths and 5 as three bedrooms and two baths. The den is the flex room, and some owners list it as a third bedroom. Every closing had two full baths. If you need a true third bedroom with a door and a closet, see the unit before you trust the listing count.
The MLS calendar-year medians were $447,500 in 2022, $455,000 in 2023, $515,000 in 2024, $430,000 in 2025 and $420,000 in 2026 through September 25. A buyer in 2026 is paying about 18% less than the 2024 median buyer did, for the same building, plan and club.
The Wedge Wood building that fits you depends on where on Sand Wedge Lane you want to be and what you want to look at: the pool and clubhouse at the west end, the lake to the south, or the golf holes and fountain lake to the north. Every building has the same four plans, so the choice is setting, floor and condition.
Every building has its own street address with eight units behind it. From the pool end eastward, the Wedge Wood I buildings are 5967, 5963, 5964, 5959, 5958, 5953, 5954, 5949 and 5948 Sand Wedge Lane, and the Wedge Wood II buildings are 5945, 5944, 5941, 5940, 5937, 5936, 5932, 5928, 5923 and 5924. Any address from 5948 up is Wedge Wood I; 5945 and below is Wedge Wood II. There is no building 13; the building-by-building aerial is in our Wedge Wood at The Strand guide. The MLS subdivision field on Wedge Wood listings reads "Wedge Wood at The Strand," "Wedgewood II" or just "The Strand" for the same building, so the house number is the reliable key.
A first-floor unit gives step-free access and the lanai at grade; a second-floor unit gives the view and no one overhead. The buildings are two stories with no elevator, per the master association's description of "19 quality two story buildings." If stairs are a concern now or later, put the first floor at the top of your list. The MLS does not record floor position reliably, so we confirm it from photos and the floor plan before you tour.
Sand Wedge Lane curves east from the Wedge Wood pool between a lake to the south and golf holes and a larger fountain lake to the north. The master association describes "beautiful views of the golf courses lakes and fountains surrounding Wedge Wood." A view you love is worth paying for; a view you are told about is worth checking at sunset.
Both declarations say "each Unit shall always have the exclusive use of one (1) garage space" as a limited common element, and "all garage doors shall remain closed at all times unless vehicles or people are entering or exiting the garage." Guests use visitor spaces; a third household vehicle parks in the unassigned spaces. Ask which garage space conveys with the unit and where it sits relative to the stairs.
The two declarations read the same on every rule we compared, and they trade as one market: a $447,500 five-year median in Wedge Wood I and $445,000 in Wedge Wood II. The difference is paper: which declaration, which phase amendments and which recorded documents your title company searches.
Owning a Wedge Wood condo costs four recurring layers: the Wedge Wood condominium fee, the master association assessment it collects, $4,162 in club Social dues for 2026, and Collier County property tax, which resets toward your purchase price after you buy. The club layer is published; the two association layers appear on the estoppel certificate.
| Layer | Who sets it | 2026 figure | How you confirm it |
|---|---|---|---|
| Wedge Wood condominium fee (insurance on the buildings, exterior, grounds, reserves, pool and clubhouse) | Wedge Wood association board | Not published | Estoppel certificate and adopted budget |
| Master association assessment (gate, security, master grounds and lakes) | The Strand master association board | Not published; collected through the Wedge Wood association | Master estoppel through Dorrill Management Group |
| Club Social dues | The Club at The Strand | $4,162 a year, no initiation for homeowners | 2026 Membership Brochure |
| Property tax | Collier County taxing authorities | Seller's bill is history; yours resets after purchase | Collier County Tax Collector |
| HO-6 insurance | You | Quoted to the unit | Your insurer |
| Gate transponders | Master association | $20 each | Transponder form |
| Optional golf or Sport membership | The Club at The Strand | $40,000 to $100,000 initiation plus dues | 2026 Membership Brochure |
The Wedge Wood fee is not published on any public page we could find, and neither is the master assessment, which the Wedge Wood I declaration says each condominium association in Pelican Strand assesses and collects. Any "HOA fee" on a Wedge Wood listing is typed by a listing agent and may be stale, quarterly rather than monthly, or missing the master share. Under section 718.116 the association's estoppel certificate states the regular assessment, its frequency and anything due at closing. We ask the seller for the current budget figure before you offer.
Under the declarations the association insures "all of the buildings and other insurable improvements within the Condominium Property," including windstorm, maintains the common elements and runs the neighborhood pool, clubhouse, roads, street lights and irrigation. The fee does not cover the inside of your unit, its contents, the interior of your garage space or your HO-6 policy. Comcast television and internet come through the master association's bulk agreement.
Club membership at Wedge Wood works automatically: every Strand homeowner must hold Social membership in The Club at The Strand, there is no initiation fee for homeowners, and the 2026 dues are $4,162 a year. Golf and Sport memberships are optional upgrades with their own initiations and dues.
The clubhouse at 5840 Strand Boulevard, dining at Tavern 59, The Grille and the Veranda, the heated Junior Olympic pool, the fitness center, social events and access to racquet sports: eight Har-Tru tennis courts (four lit), seven pickleball courts, three bocce courts and croquet, per the club's membership page and sports page.
The club's 27 holes of Gordon Lewis golf (the Savannah, Sabal and Preserve nines) are for golf members. Sport membership carries a $40,000 initiation and $7,652 in dues; Single Golf an $80,000 initiation and age-based dues of $9,920 to $12,380; Full (Family) Golf a $100,000 initiation and dues of $11,121 to $15,861, per the 2026 brochure. The club advertises "NO Assessments | NO Capital Dues | NO Hidden Fees | NO Food and Beverage Minimums."
Social membership belongs to the owner. Gate transponders go to "residents, members, and approved renters only," per the master association's transponder form. Ask the club how a tenant's access is handled for the lease term before you count on club amenities as a leasing feature.
You finance a Wedge Wood condo with a condominium loan, which means your lender underwrites you and the project: the association's budget, reserves, insurance and litigation go through a condominium project review before the loan closes. Cash buyers skip the review but should read the same documents.
Fannie Mae's project standards look at the association's budget and reserves, insurance, litigation and ownership concentration, and its ineligible-project rules list the conditions that stop a conventional loan. Your lender sends the Wedge Wood association a questionnaire; ask for it the day your contract is signed. We did not find a public record marking Wedge Wood ineligible or certifying it eligible; the review answers that.
FHA loans on condominiums require FHA project approval or a single-unit approval, which HUD's FHA Condominium Look-up shows by project. VA has its own condominium list. We did not certify either status for Wedge Wood; your lender runs the look-up for the specific declaration, Wedge Wood I or Wedge Wood II.
Florida's milestone inspections and structural integrity reserve studies attach to condominium buildings of three or more habitable stories, and Wedge Wood's 19 buildings are two stories and absent from Collier County's milestone buildings list. Lenders reviewing Florida condominiums now ask about both; at Wedge Wood the answer is short.
Many Wedge Wood buyers pay cash, especially seasonal buyers. A cash offer shortens the timeline, but read the budget, reserve schedule and estoppel anyway; a lender reads them to protect the loan, and you read them to protect the purchase. Call Marc at (239) 287-5873 for lender introductions.
The steps to buy a Wedge Wood condo are: budget the full yearly cost, choose the plan, floor and building, get financing that includes a condominium project review, read the documents, offer from the last year's sales of your plan, inspect, receive the resale package and estoppels, insure and close. Because no sale approval is needed, the association adds no interview to the calendar.
Loan or cash, plus the Wedge Wood fee, the master share it collects, $4,162 in club dues, property tax on your price, HO-6 insurance and, if you golf, the golf tier. We fill the unpublished lines from the seller's budget figure before you offer.
Decide between the four plans, first or second floor, and the setting you want on Sand Wedge Lane. A short list of two or three buildings makes the alert useful.
A pre-approval that names a condominium purchase and confirms the lender will run the project review, or proof of funds for cash.
Ask for the declaration the unit sits under, the neighborhood restrictions, the current rules and the budget. Recorded declarations open in the Collier Clerk's official records search.
We write it from the last 12 months of Wedge Wood sales of your plan and floor, with the inspection period, financing terms, who pays each estoppel and the closing date.
Inspect the unit: air conditioning, water heater, plumbing supply lines, electrical, windows and the lanai. Ask for the building's roof date and a wind mitigation report on Form OIR-B1-1802 for your insurer.
The seller delivers the section 718.503 documents, and the title company orders the Wedge Wood and master estoppel certificates.
Bind your HO-6 policy, and flood coverage if you want it. Your closing agent pays what the estoppels show and records the deed. Within ten days you give the association your name, address and phone number, as the declarations require; then order gate transponders at $20 each. Call Marc at (239) 287-5873 to start.
A Wedge Wood buyer should request the declaration the unit sits under with its phase amendments, the Wedge Wood neighborhood restrictions, the articles, bylaws and current rules, the adopted budget and reserve schedule, the latest year-end financial report, the frequently asked questions sheet, both estoppel certificates, and the building's roof and permit history.
Section 718.503 requires a selling unit owner to give you the declaration, articles, bylaws and rules, the most recent year-end financial report and the frequently asked questions and answers sheet, and gives you a right to void the contract for a period after you receive them, ending at closing. Read them inside that window. Because Wedge Wood is a Chapter 718 condominium, the homeowners' association summary of section 720.401 does not govern the unit, though the master association above it is a Chapter 720 association; your closing agent confirms what applies.

The Wedge Wood budget and fee schedule, the master assessment and the board's current rules are not posted publicly. They come with the resale package and the estoppels. We did not run a year-by-year search for amendments recorded since 2000; ask your title company to search for amendments and any association lien on the unit.
A Wedge Wood buyer should check the building's roof age, the association's reserve funding and any special assessment, open permits on the unit or building, and the opening protection the association has approved. The buildings date from 1999 to 2001, so roofs, paint, balconies and plumbing are on the reserve horizon.
Both declarations require a budget with reserve accounts for capital expenditures and deferred maintenance unless owners vote to waive or reduce them, under section 718.112. Ask for the reserve schedule, the roof replacement history for your building and any special assessment adopted or under discussion. A well-funded reserve is worth more to you than any statute.
Search the building's street address in Collier County's permit history search: roofs and exterior work are permitted at the building level, interior work at the unit. An open permit can delay a closing.
The master association describes the buildings as two stories, and no Wedge Wood address appears on Collier County's milestone buildings list, as of January 2026. Florida's milestone and SIRS mandates attach at three or more habitable stories, per the DBPR condominium FAQs. That is our reading, not a legal opinion; the association still owes ordinary reserves and official records.
The declarations bar awnings, shutters, screens and other exterior attachments without the association's written consent, so opening protection is largely an association matter. Ask for any shutter or impact-glass standard the board has adopted; your insurer will ask the same.
Wedge Wood at The Strand is in FEMA flood Zone X, an area of minimal flood hazard, at the Sand Wedge Lane test point on the effective map, panel 12021C0211H, with ground at about 14.3 feet against nearby base flood elevations of 11.5 to 12.0 feet. FEMA's preliminary maps keep it in Zone X, and it is in Collier County evacuation Zone D.
Data updated: September 2026 (FEMA effective and preliminary National Flood Hazard Layers and USGS elevation, queried September 26, 2026)
A federally backed lender does not require flood insurance in Zone X. It does not mean no flood risk: the lakes around Wedge Wood are mapped Zone AE, which is why the base flood elevation lines sit close by, per FEMA's National Flood Hazard Layer and the USGS Elevation Point Query Service. Your lender orders its own determination for the building; ask for it early.
Collier County's announcement of the proposed Flood Insurance Rate Maps opened the appeal period in August 2026. FEMA's preliminary layer keeps the Sand Wedge Lane test point in unshaded Zone X, with a nearby preliminary base flood elevation of 12.0 feet. The preliminary maps are not yet effective.
Evacuation Zone D is called in larger storms, per the county's evacuation zone layer. The National Hurricane Center's storm surge risk maps show no surge at Wedge Wood in Category 1 or 2 scenarios. In Hurricane Ian the severe surge impacts in North Naples were confined to the immediate coastline, and we found no Wedge Wood-specific damage record.
Insuring a Wedge Wood condo means an HO-6 policy for your unit's interior, improvements, contents, liability and loss assessment, on top of the association's master policy on the buildings, which both declarations require to include windstorm. Flood coverage is optional in Zone X. Premiums depend on your insurer, your coverage and the building's documentation.
Both declarations require the association to carry property insurance on "all of the buildings and other insurable improvements within the Condominium Property," covering fire, extended coverage "including Windstorm," vandalism and the other hazards of an all-risk policy, plus liability and fidelity coverage, and flood insurance "if required by law." The line between the master policy and yours is drawn by the declaration and section 718.111(11).
Wedge Wood was built from 1999 to 2001, before the statewide Florida Building Code took effect on March 1, 2002, per the Florida Housing Finance Corporation briefing. Insurers price roof age, roof-to-wall connections and opening protection, so ask the association for the roof date, its wind mitigation documentation and its shutter standard.
Flood coverage in Zone X is not required by a federally backed lender but is available, priced under FEMA's Risk Rating 2.0. Unincorporated Collier County holds Community Rating System Class 5, a 25% discount on National Flood Insurance Program premiums, per FEMA's CRS program page.
Your Wedge Wood property tax will be set on your purchase-year value, not the seller's. The Collier County 2026 roll values every Wedge Wood unit between $348,270 and $362,700, and its tax figure for a unit without a homestead exemption has a median of about $3,270; expect yours to move toward your price after the sale.
Florida's Save Our Homes cap limits annual increases in a homesteaded owner's assessed value, and the cap resets when a property sells. A buyer who pays $415,000 for a unit the roll values at about $355,000 should budget from the purchase price times the current millage, which the Florida Department of Revenue's Collier levies table shows by taxing authority.
If the unit will be your permanent Florida residence, file for the homestead exemption with the county by the annual deadline; the exemption and the Save Our Homes cap then reduce your taxable value. Fifty-two of the 152 Wedge Wood units carry a homestead exemption on the 2026 roll. Seasonal owners pay without it.
The Strand has no Community Development District, and the 2026 roll carries no non-ad valorem assessment on the median Wedge Wood unit, per Florida's Official List of Special Districts and the county roll. Your tax bill is ad valorem only.
The Wedge Wood rules that decide fit are leasing (30 days minimum, board approval of every lease), pets (board approval, no more than two dogs and cats combined), occupancy (no more than six persons continuously residing), vehicles (no boats, campers or RVs), flooring (no tile or wood without an approved noise plan) and the lanai (no enclosure).
| Topic | What the Wedge Wood declarations say |
|---|---|
| Use | Residence only; "not more than six persons continuously residing, excluding visitors and guests" |
| Children | "There are no restrictions on children residing in the condominium" |
| Leasing | No lease under 30 days; prior written board approval of every lease; no time-sharing |
| Pets | Board approval; no more than two dogs and cats in the aggregate, plus caged birds and aquarium fish |
| Vehicles | Cars, pickups, SUVs, minivans and motorcycles with current tags; no boats, campers, RVs, trailers or motor homes |
| Floors | No ceramic tile or wood floors without a board-approved noise insulation plan |
| Lanais | No enclosure; no change to the floor covering without approval; no grilling except developer-installed vented equipment |
| Exterior | No awnings, shutters, screens or fixtures without written consent |
| Garage | One garage space per unit; doors kept closed |
| Transfer | "There are no restrictions on the transfer of ownership of Units" |
Collier County Official Records, both declarations read in full. Board rules adopted since recording can add to these; ask for the current rules with the resale package.
Section 12.P of each declaration: "In order to keep a pet on the premises, prior approval of the Board of Directors must be obtained. Pets of Owners or Occupants shall be limited to no more than two (2) dogs and cats in the aggregate." Dogs and cats stay in the unit or on a leash, owners clean up, and the board can withdraw approval for a nuisance pet. The declarations set no breed or weight limit; ask whether the board has adopted one.
Contractors must be licensed in Collier County, carry at least $250,000 per occurrence and $500,000 aggregate general liability, register with the property manager and work from 8:00 a.m. to 5:00 p.m., Monday through Saturday. Budget the approval time into any plan to replace flooring or remodel.
Wedge Wood works well for a seasonal owner and for an investor who leases by the month in season or by the year, and it does not work for nightly or weekly rentals. Two thirds of Wedge Wood units carry no homestead exemption on the 2026 roll, and about half mail their tax bills outside Florida.
No roof, exterior or grounds to maintain, a garage space for the car you leave behind, a staffed gate and a club that is busiest when you are here. Arrange a property manager or a neighbor to check the unit in summer, and keep the association's contact details current.
Every lease needs the board's prior written approval in its "sole and absolute discretion" and runs at least 30 days; the declarations set a $50 lease review fee at the board's discretion and let the board add limits on guests and lease length by regulation. File seasonal applications well before a January start, and remember tenants use the gate through approved transponders. Unlike Feather Sound, the declarations we read set no annual lease count or percentage cap.
Nothing is being built inside The Strand, which Collier County lists as built out under Ordinance 02-57. Around it, the change is roads: FDOT's I-75 widening along The Strand's east edge from fall 2026, a diverging diamond interchange at I-75 and Immokalee Road expected from early 2027, and a planned Livingston Road flyover west of the community.
Sand Wedge Lane sits in the middle of the community, with golf holes and a large fountain lake between its east end and the interstate side. Construction will be felt more at the Immokalee Road entrance than on Sand Wedge Lane. FDOT's 2025 count put I-75 at The Strand at 116,388 vehicles a day, per FDOT's traffic data. FDOT has not confirmed where noise walls will go on this segment, so we do not promise one. See the I-75 widening project page and the interchange fact sheet.
The Pelican Strand PUD, Collier County Ordinance 02-57, caps the community at 1,160 dwelling units and residential height at 35 feet, and the county's PUD Master List dated June 11, 2026 marks it built out. No mid-rise is coming next door, and our guide to The Strand covers the road projects for the whole community.
We find you the right Wedge Wood condo by narrowing the 152 units to the plan, floor and setting you want, setting an alert for every new Sand Wedge Lane listing, previewing units with Marc on site, and pricing each candidate against the last year's sales of the same plan before you fall for it.
With no For Sale signs allowed, a buyer who drives Sand Wedge Lane sees nothing. Two units were active on September 26, 2026, and the fastest sales of the last year went under contract in 12, 14 and 28 days. An alert by building address range, not by the inconsistent subdivision field, catches every one.
Marc tours units by video, measures what you need measured and checks the view at the hour you care about. Most documents sign electronically, and remote closings are routine.
We negotiate for you at Wedge Wood from the record: the median buyer paid 94.32% of list in the last year and none paid list, both active listings ask more than any recent closing, and units that waited longest sold furthest below list. We use those facts, plus the inspection and the estoppel figures, to set your offer and your terms.
We place your offer against the last year's sales of the same plan and floor, adjusted for condition and view. A unit listed well above the band and on the market for months, like the 176-day active listing on the pull date, invites a different opening than a fresh listing priced inside the band.
An inspection period long enough for the unit and the building documents; a financing contingency that covers the condominium project review; a clear allocation of the two estoppel fees; and a closing date that leaves time for the section 718.503 review window.
On a 1999 to 2001 unit, a credit for an aging air conditioner or water heater can be worth more than a small price cut. We negotiate the form that helps you most.
Buyer closing costs at Wedge Wood typically include the owner's title policy (a Collier County custom), the closing agent's fees, deed recording, lender costs and taxes on a mortgage if you finance, prorated assessments and club dues, and any capital or transfer charge the estoppels show. The declarations we read set no capital contribution.
Florida's owner's title insurance premium is set by the state under Florida Administrative Code rule 69O-186.003, the same at every title company for the same coverage. In Collier County the buyer customarily selects the closing agent and pays the owner's policy; the contract controls.
A financed buyer pays the lender's fees, the lender's title policy, documentary stamp tax on the note at $0.35 per $100 and the nonrecurring intangible tax of 0.2% on the mortgage, described by the Florida Department of Revenue's documentary stamp tax page and intangible tax page. The association or its manager may charge for the lender's condominium questionnaire.
Deed recording is $10 for the first page and $8.50 for each additional page under section 28.24. Property taxes are paid in arrears, so the seller credits you for the seller's share of the year and you pay the full bill in November, as the Florida Department of Revenue explains. Association assessments are prorated from the estoppel.
We prepare a buyer's cost estimate for the unit you choose before you offer. Selling a Florida home to buy here? See our guide to selling a home in Wedge Wood at The Strand, or call Jesse direct at (239) 898-6072.
Buyer representation after the NAR settlement works through a written agreement you sign with your agent before touring, stating the services and the compensation, which is negotiable. Offers of compensation to buyer agents no longer appear on the MLS; a Wedge Wood seller may still agree to pay part or all of it as part of the contract, and we ask.
Since the National Association of REALTORS practice changes of August 17, 2024, buyers working with an agent sign a written agreement before touring a home, per NAR's guide to written buyer agreements.
The plan and building shortlist, the alert, plan-by-plan pricing, the document and estoppel review, lender introductions, negotiation and a closing file that covers every fee layer. Compensation is negotiable and not advertised on the MLS, per NAR's settlement FAQs. Call Marc at (239) 287-5873.
A Wedge Wood address comes with zoned A-rated public schools for 2026 to 2027 (Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High), NCH North Naples Hospital about six minutes from The Strand's entrance, Publix at the community's front door, the I-75 ramp about a minute away and Vanderbilt Beach Park about 12 minutes west without traffic.

Collier County Public Schools' address records for 2026 to 2027 return the same three schools for every one of the 19 Sand Wedge Lane buildings, for example 5945 Sand Wedge Lane and 5967 Sand Wedge Lane. All three earned an A in 2024, 2025 and 2026, per the district's 2026 Accountability Brief. Aubrey Rogers High opened August 10, 2023, per Collier County Public Schools, so older listings naming Gulf Coast High are out of date. Confirm the address for your enrollment year.

Buy Wedge Wood at The Strand if price, choice, your own pool, no sale approval and freer leasing come first; buy Feather Sound at The Strand if a 64-home enclave by the main gate and a record of sales closer to list matter more. Both are Jack Parker eight-unit two-story condominiums with the same four county plan sizes, the same club and the same schools.

A Wedge Wood specialist matters because the facts that decide a good purchase here sit in recorded documents and in the record of eleven sales a year, not in a listing: which declaration governs the unit, what the unpublished fee is, which floor and view the price reflects, and how Feather Sound compares on the same four plans.

A general agent may trust the "HOA fee" on the listing, miss the master share, quote the wrong high school, mistake Wedge Wood at The Strand for Wedgewood at Bonita Bay or the Wedgewood neighborhoods at Vanderbilt Country Club and Worthington, or miss that a Feather Sound unit at a similar price needs board approval. If you are looking across the whole gate, our guide to buying a home in The Strand compares all 15 neighborhoods.
These are the questions Wedge Wood at The Strand buyers ask before they offer, each answered in one paragraph from the recorded Wedge Wood declarations and restrictions, The Strand's master association and club documents, Collier County, state and FEMA records, and the Southwest Florida MLS Matrix, retrieved 26 Sep 2026. Where the record stops, we say so.
A condominium neighborhood of 152 residences in 19 two-story buildings of eight on Sand Wedge Lane inside The Strand, a gated golf community in North Naples, ZIP 34110. It was created by two recorded declarations, Wedge Wood I (1999) and Wedge Wood II (2000), and is run by one association, Wedge Wood at The Strand Condominium Association, Inc.
The recorded documents, the association and the master association spell it Wedge Wood, two words; buyers often type Wedgewood. It is the same neighborhood, and not Wedgewood at Bonita Bay or the Wedgewood neighborhoods at Vanderbilt Country Club or Worthington.
The last year's eleven MLS closings ran $350,000 to $445,000 at a median of $415,000, and the five-year median is $445,000 on 60 sales (Southwest Florida MLS Matrix). Two units were listed on September 26, 2026, at $459,000 and $494,000.
By median sale, yes. Wedge Wood's five-year median of $445,000 is the lowest of any Strand neighborhood, below Feather Sound's $476,500 and The Strand's overall $605,000. By price per square foot, Trophy Club and Turnberry Woods sold lower.
Four, by the Collier County 2026 tax roll: 1,449, 1,478, 1,490 and 1,540 square feet, two of each in every building and 38 of each in the neighborhood. Most are listed as two bedrooms plus a den with two baths.
Of 60 MLS closings over five years, 49 were listed as two bedrooms plus a den, 6 as two bedrooms and 5 as three bedrooms, all with two baths. The den is often listed as a third bedroom.
Yes. Both declarations give each unit "the exclusive use of one (1) garage space" as a limited common element. You maintain the garage interior, and doors stay closed except when in use.
Two stories, per the master association's description of "19 quality two story buildings," with no elevator. If stairs matter, look at first-floor units.
No. Both declarations state "there are no restrictions on the transfer of ownership of Units." You give the association your name, address and phone number within ten days of closing.
No. Both declarations state "there are no restrictions on children residing in the condominium." Occupancy is limited to six persons continuously residing in a unit, excluding visitors and guests.
Yes, for 30 days or more with the board's prior written approval, which the declarations leave to the board's "sole and absolute discretion." Time-sharing is prohibited and the board may add limits by regulation. Nightly and weekly rentals do not work here.
Yes, with the board's prior approval. The declarations allow no more than two dogs and cats in the aggregate, plus caged small birds and aquarium fish, and require leashes outside the unit.
The Wedge Wood condominium fee and the master assessment it collects are not published on any public page we could find. The estoppel certificate under section 718.116 states the exact assessment; the club's 2026 Social dues of $4,162 are published.
Yes. Every Strand homeowner holds Social membership in The Club at The Strand, with no initiation fee for homeowners and $4,162 in 2026 dues. Golf and Sport memberships are optional, with initiations of $40,000 to $100,000.
No. Florida's Official List of Special Districts lists no Community Development District for The Strand, and the 2026 roll carries no non-ad valorem assessment on the median Wedge Wood unit.
The roll's tax figure for a unit without a homestead exemption has a median of about $3,270, but your tax resets toward your purchase price after you buy. Budget from your price and the current millage, and file for homestead if it will be your permanent residence.
Zone X at the Sand Wedge Lane test point on FEMA's effective map, panel 12021C0211H, with ground at about 14.3 feet; the preliminary maps keep it in Zone X. The surrounding lakes are mapped AE.
A federally backed lender does not require it in Zone X, but it is available and you may want it. Ask what flood coverage the association carries and what your HO-6 policy must cover.
Zone D on Collier County's evacuation zone layer, called in larger storms. The National Hurricane Center's surge maps show no surge at Wedge Wood in Category 1 or 2 scenarios.
Usually, subject to your lender's condominium project review of the association's budget, reserves, insurance and litigation. FHA and VA need project or single-unit approval; your lender checks the specific declaration.
They appear not to. Florida's mandates attach to buildings of three or more habitable stories, Wedge Wood's are two, and no Wedge Wood address appears on Collier County's milestone buildings list. Ask for the budget and reserve schedule anyway.
From 1999 to 2001, by Jack Parker's companies: Parker-Strand II declared Wedge Wood I and Parker-Strand III declared Wedge Wood II and the neighborhood restrictions, before the statewide Florida Building Code of March 1, 2002.
Seacrest Southwest Property Management, 1044 Castello Drive, Suite 206, Naples, (239) 261-3440, per the master association's Wedge Wood page. The master association is managed by Dorrill Management Group.
Yes, with a clubhouse, at the west end of Sand Wedge Lane, on part of Tract 14 of Pelican Strand Replat 1C. Owners also use the club's heated Junior Olympic pool.
Only with a plan the board approves; the declarations bar ceramic tile or wood floors "unless the Board of Directors has approved the plan for providing adequate noise insulation."
Lanai enclosure is prohibited, and shutters, awnings and screens on the exterior need the association's prior written consent. Ask for any shutter or impact-glass standard the board has adopted.
No. The declarations bar boats, campers, RVs, trailers and motor homes; cars, pickups, SUVs, minivans and motorcycles with current tags are allowed.
Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High for 2026 to 2027, per Collier County Public Schools' address records for every Wedge Wood building. All three earned an A in 2024, 2025 and 2026.
Vanderbilt Beach Park is about 6.2 road miles and 12 modeled minutes from The Strand's entrance, and Delnor-Wiggins Pass State Park about 5.5 miles and 13 minutes, without traffic.
In the last year the median Wedge Wood buyer paid 94.32% of list and none paid list or more; units that sat 70 to 121 days sold at 87.72% to 89.36% of list. Your room depends on the unit's price against the record.
The owner's title policy (by Collier custom), the closing agent's fees, deed recording, lender costs and mortgage taxes if you finance, prorated assessments and club dues, and any charge the estoppels show. The declarations we read set no capital contribution.
Both are Jack Parker eight-unit two-story condominiums with the same four plan sizes. Wedge Wood is larger, newer by one to three years, cheaper at a $445,000 five-year median against $476,500, has its own pool and needs no sale approval; Feather Sound sold closer to list last year.
With an alert by building address, because no For Sale signs are allowed on Sand Wedge Lane and the MLS subdivision field is inconsistent. Book a Wedge Wood at The Strand buyer consultation and we set it up the same day.
