Sunset House is a pair of beachfront condominium buildings at 220 and 240 Seaview Court inside the Marco Island Gulf-Front Condos corridor of Marco Island, Florida, in the City of Marco Island and Collier County. Built in 1969 and 1970, they are the oldest buildings on the Marco Island gulf-front corridor and the lowest-priced way into a Gulf-front building on this stretch of sand, with a 24-month median sale of $392,500 on the Southwest Florida MLS. If you are deciding who should sell or buy here, our guide to the best real estate agents in Marco Island shows how local agents compare on the public record.

Sunset House on Marco Island: What These Two 1969 Beachfront Buildings Are

Sunset House is two separate recorded condominiums on the Gulf beach at the north end of Marco Island: Sunset House at 220 Seaview Court, completed in 1969, and Sunset House North at 240 Seaview Court, completed in 1970. Each has 91 unit parcels on the Collier County roll and 92 units on the state register, from 534 square foot studios to 2,537 square foot penthouses.

The Sunset House association describes its building as “a preeminent beachfront residence on Marco Island, Florida” that “rises majestically from its own white-sand beach,” with “one of the largest pools on Marco Island” beside the sand (Sunset House association website). Everything else on this page is built from the Collier County roll, the state condominium and corporate registers, the Southwest Florida MLS pulled on 2026-10-07, federal flood and storm records and Florida statute text.

Two condominiums under one name

Sunset House and Sunset House North share a name, a beach and a mid-rise design of the same era, but they are two condominiums with two associations, two budgets, two sets of rules and two insurance programs. The county roll records them as SUNSET HOUSE CONDOMINIUM (91 parcels at 220 Seaview Court) and SUNSET HOUSE NORTH CONDOMINIUMS (91 parcels at 240 Seaview Court), and the state register reverses the names you might expect: its condominium named “SUNSET HOUSE” is the north building at 240, and the 220 building is registered as “SUNSET CONDO APTS.” The Southwest Florida MLS files most sales in both buildings under the single name SUNSET HOUSE, with a few under SUNSET, SUNSET CONDO or SUNSET NORTH CONDO, so a buyer has to read the unit’s legal description to know which association, which fee and which rules come with it. This page splits the figures by building wherever the record allows.

Where Sunset House sits on Marco Island

Sunset House sits on Seaview Court, the beachfront street at the north end of Marco Island’s main Gulf beach, between the Tradewinds tower at 180 Seaview Court and the South Seas towers that begin at 260 Seaview Court. The U.S. Census Bureau geocoder places 220 Seaview Court at latitude 25.94254, longitude -81.73546, and 240 Seaview Court about 75 metres north-west at 25.94310, -81.73588 (Census geocoder). Admiralty House, at 140 Seaview Court, is about 0.16 miles south-east in a straight line, and Collier County’s Tigertail Beach Park, at 490 Hernando Drive, is about 0.7 miles north-west (Collier County Parks, Tigertail Beach). The association calls the sand in front of the buildings “Marco Island’s stunning crescent beach.”

Living at Sunset House as a Homebuyer: What Daily Life Actually Looks Like

Sunset House suits a buyer who wants to own directly on Marco Island’s Gulf beach for the lowest price on Seaview Court: a 1969 or 1970 mid-rise of studios, one-bedroom and two-bedroom apartments, a large pool on the sand, and a building that keeps its original late-1960s look. It does not suit a buyer who needs space, a newer structure or a long amenity list.

Who buys at Sunset House

The record describes the buyer by what the buildings offer. Most units are 534 or 750 heated square feet (Collier County roll), 9 of the last 12 MLS sales were 534 square foot studios or one-bedroom units, and the Sunset House association posts a rental application for “potential tenants” on its own website (Sunset House association, rental application page). In our reading of the sales, that mix draws second-home owners who use a small unit part of the year, owners who rent within the association’s rules, and buyers who want the Gulf at the door for under $500,000.

The trade the buildings ask you to make

What Sunset House gives you is the beach and a price. In the 24 months to 2026-10-07 the median Sunset House sale was $392,500 (Southwest Florida MLS), against $637,000 at the Tradewinds tower next door and $705,000 at Admiralty House over the same window (Southwest Florida MLS). What you give up is space, age and a fee that is high against the price: listing agents entered $13,212 a year on 2026 sales at the 220 building, about 3.4 percent of the two buildings’ 24-month median sale.

A first-hand view of the record

We tracked every Sunset House closing on the Southwest Florida MLS for the five years to 2026-10-07, 27 closings in all, matched by their 220 and 240 Seaview Court addresses, and read them against the qualified recorded sales the Collier County roll data holds for both condominiums. Three things stood out. First, prices have come down: the median sale was $549,900 in 2022 and $525,000 in 2023, and the 24-month median is $392,500, partly because recent sales were smaller units and partly because like-for-like units sold for less. Second, the county record shows sales the MLS does not, including two 750 square foot units at the 220 building in the last 12 months, so some Sunset House units change hands without a public listing. Third, entered fees have climbed at both buildings since 2022, and the fee now carries a large share of the cost of ownership.

What Did Sunset House Condos Sell For? Market Snapshot, 24 Months

Sunset House recorded 12 closed sales on the Southwest Florida MLS in the 24 months to 2026-10-07, across both buildings, at a median of $392,500 and a range of $305,000 to $725,000. The 12-month window held 7 closings, so the 24-month window is the first of the 12, 24, 36 and 60 month windows to hold ten or more, and it leads every figure below.

Data updated: October 2026. All MLS figures are for the 24 months to 2026-10-07, Southwest Florida MLS, unless another window is named.

With 12 sales, the median is the average of the 6th and 7th sorted prices, $385,000 and $400,000. Price per square foot is each sale’s price divided by its MLS square footage, then the median of those ratios. The two building rows hold fewer than ten sales each, so each is the median of those few sales only. Three sales in the five-year record were filed on the MLS under other names (SUNSET CONDO, SUNSET and MARCO ISLAND); we matched them by street address, two of them inside this window.

Source: Southwest Florida MLS, closed sales at 220 and 240 Seaview Court, pulled 2026-10-07. Square footage and bedrooms are as entered in the MLS; “Studio” is a unit entered with zero bedrooms. Building 220 is Sunset House and building 240 is Sunset House North.

The 534 square foot plan is entered as both a studio and a one-bedroom

9 of the 12 sales were 534 square foot units, and listing agents entered 6 of them as studios and 3 as one-bedroom units. The 6 entered as studios sold for $310,000 to $450,000, a median of $355,000, and the 3 entered as one-bedroom units for $400,000 to $463,000. The record does not say whether a 534 square foot “one-bedroom” has a separate sleeping room or simply a different description; the association’s history page shows the original floor plans for a standard studio, a one-bedroom and a two-bedroom (Sunset House association, history page), and a buyer should check the plan of the actual unit.

The county record corroborates the MLS, and adds sales the MLS does not show

The Collier County roll data dated 2026-08-29 (recorded sales through 2026-08-24) holds 11 qualified, arm’s-length recorded sales across the two condominiums in the 24 months to 2026-08-24, at a median of $385,000 and a range of $305,000 to $725,000, and 6 in the 12 months to the same date at a median of $402,500. A qualified recorded sale is a deed the county has graded as a fair market, arm’s-length transfer; it is a county record, not an MLS record, and its dates are deed dates. Eight of those 11 deeds match an MLS closing at the same price within days: the $725,000 sale of 240 Seaview Court unit 111 carries a deed date of 2025-08-18 against an MLS closing of 2025-08-21, for example. Three do not: two 750 square foot sales at the 220 building, $375,000 on 2025-11-07 and $494,000 on 2026-05-12, and a 534 square foot sale at 240 Seaview Court for $385,000 on 2024-10-17. Three MLS sales, unit 203 at 240 Seaview Court ($310,000, 2026-03-26), unit 603 at 240 Seaview Court ($400,000, 2026-02-19) and unit 314 at 220 Seaview Court ($350,000, 2026-07-14), are not among the county’s qualified sales in the extract, and the $500,000 sale of unit 412 on 2026-09-03 is newer than the extract.

How to read the 91.8 percent sale-to-list figure

Sale to list here means the sale price divided by the final list price, after any price reductions. A median of 91.8 percent means the typical Sunset House seller in the last 24 months accepted about 8.2 percent less than the last asking price. None of the 12 sold at or above the final ask; the closest was unit 216 at 220 Seaview Court at 99.6 percent, and the widest gaps were unit 213 at 88.3 percent and unit 412 at 88.5 percent. That is a wider discount than at the neighbouring towers over the same 24 months: 94.7 percent at Admiralty House and 94.6 percent at Tradewinds (Southwest Florida MLS).

What the spread inside Sunset House tells you

Size explains the first split, and condition and view explain the rest. The one two-bedroom sale in the window, 1,113 square foot unit 111 at Sunset House North, closed at $725,000. The two 750 square foot one-bedroom units sold at the 220 building in the window show how wide the spread can be on one plan: unit 213 sold for $305,000 in three days in October 2025, about $407 a square foot, and unit 412 sold for $500,000 in September 2026, about $667 a square foot. The MLS figures do not explain a gap that wide on the same floor plan; floor, view, renovation and how the unit was marketed carry it, which is why a valuation here has to be built unit by unit.

How Have Sunset House Prices Moved Since 2021? Sales by Year

Sunset House prices have fallen since 2022 and 2023: the median MLS sale was $549,900 in 2022 and $525,000 in 2023, then $372,500 in 2025 and $415,000 so far in 2026, on 4 to 6 closings a year (Southwest Florida MLS, pulled 2026-10-07). Part of the drop is a shift toward smaller units, and part is lower prices for the same floor plans.

Data updated: October 2026. Southwest Florida MLS, both buildings, closings 2021-10-07 to 2026-10-07.

Sunset House closings by calendar year (Southwest Florida MLS, both buildings)

2026 (to 2026-10-07)6$415,000$310,000 to $500,000

Every row holds fewer than ten sales, so each yearly median is the median of that year’s few sales only. The 60-month window behind this table holds 27 closings at a median of $463,000; none was entered after closing.

Like for like: the same floor plans before and after 2024

Plan (MLS sq ft)Sales 2021 to 2023Median 2021 to 2023Sales 2024 to 2026Median 2024 to 2026

1,075 to 1,113 (two-bedroom)6$687,5001$725,000

Every cell holds fewer than ten sales, so each figure is the median of those sales only. The 750 square foot one-bedroom shows the clearest fall, from a median of $503,500 on 6 sales in 2021 to 2023 to $445,000 on 4 sales since 2024. The two-bedroom row has only one recent sale, so it cannot show a trend.

Repeat sales of the same Sunset House unit

Three units sold twice inside the five-year MLS window, which is the cleanest price comparison the record offers because the apartment is the same:

UnitEarlier saleLater saleChange
220 Seaview Court unit 412 (750 sq ft)$590,000, December 2023$500,000, September 2026-$90,000, about -15.3 percent
240 Seaview Court unit 111 (1,113 sq ft)$825,000, November 2022$725,000, August 2025-$100,000, about -12.1 percent
220 Seaview Court unit 405 (534 sq ft)$350,000, October 2024$360,000, September 2025+$10,000, about +2.9 percent

Two larger units resold 12 to 15 percent lower two to three years after their 2022 and 2023 purchases, while one studio edged up between 2024 and 2025. Three units are too few to call a trend, but they fit the yearly figures: the larger plans gave back their 2022 and 2023 prices, and the smallest plan held near $350,000 to $400,000.

What the wider windows say

The 36-month window to 2026-10-07 holds 15 closings at a median of $400,000, and the 60-month window 27 closings at $463,000, with a median of about $674 a square foot and a median sale-to-list ratio of 95.8 percent (Southwest Florida MLS). Those wider windows are context; the 24-month figures are the current price signal. The 60-month median per square foot is almost the same as the 24-month one, about $670, which says the fall in the median sale is mostly a fall in the size of the units selling, with the 750 square foot plan as the exception.

What Is for Sale at Sunset House Right Now, and How Does the Ask Compare?

Sunset House had 3 units listed for sale and none pending on 2026-10-07: a studio at Sunset House North asking $340,000, a one-bedroom at the 220 building asking $395,000 and a two-bedroom at the 220 building asking $636,000. A Sunset House buyer has one listing in each plan family this season.

Months of supply at Sunset House: about 6.0

3 active listings against 12 sales in 24 months, 0.5 sales a month, is about 6.0 months of supply; at the 12-month pace of 7 sales it is about 5.1 months. Two of the three listings had been on the market more than six months on 2026-10-07. In plain terms, buyers have time at Sunset House, and sellers compete on price.

The ask versus achieved gap at Sunset House

Each listing can be read against its own plan. The $340,000 studio ask sits inside the $310,000 to $450,000 range of the studio sales of the last 24 months. The $395,000 one-bedroom ask sits between the two 750 square foot sales of the window, $305,000 and $500,000. The $636,000 two-bedroom ask sits below the only two-bedroom sale of the window, $725,000 for the larger 1,113 square foot plan at Sunset House North, and above the $583,000 the same unit brought in 2021. An asking price is not a sale; the closed sales above are the evidence a lender’s appraiser will use.

Sunset House Floor Plans: 534, 750, 1,075, 1,113 and 2,537 Square Feet

Sunset House has five unit sizes on the county roll, near-identical in the two buildings: 534 square foot studios, 750 square foot one-bedroom units, 1,075 and 1,113 square foot two-bedroom units and three 2,537 square foot penthouses in each building, with a roll median of 750. The Sunset House association’s history page shows the original developer floor plans, including the ground floor plan and an original price list.

Sizes come from the Collier County roll data dated 2026-08-29 and the 277 qualified sales the county file holds for the two condominiums since 1969. The City’s parcel layer numbers units from 102 to 111 on the first floor and up to 216 on the second, 301 to 616 on floors three to six with 16 units a floor, and three penthouses, A, B and C, in each building (City of Marco Island GIS).

The 60-month window is used here because the 24-month window holds too few sales per plan. Rows under ten sales are the median of those sales only. The small plan sells at the highest price per square foot, which is typical of small beachfront apartments where the Gulf carries more of the price than the floor area.

The three penthouses in each building

Coastal Breeze News reported that Sunset House has three penthouses served by a single penthouse elevator, and that one of them was built for a sitting U.S. president who never lived there (Coastal Breeze News, “Sunset House is Saving Its History”). The City’s parcel layer records penthouses A, B and C in each building, the county roll records a 2,537 square foot plan, and the county file holds 9 qualified sales at that size, none in the last five years; no penthouse sold on the MLS in that period. A penthouse is priced from its own history and the market, not from the building median.

Does a higher floor sell for more at Sunset House?

Not on the evidence. The floor split covers the 60 months to 2026-10-07. Second floor: a median of $386,500 on 4 sales; third floor: $427,500 on 6; fourth floor: $427,500 on 8; fifth floor: $550,000 on 3; sixth floor: $482,000 on 3; first floor: $725,000 on 3, all two-bedroom units. The mix of plans on each floor drives those figures more than the height does. In a mid-rise on the sand, whether a unit faces the Gulf and how it has been renovated matter more than the floor.

Studio, one bedroom or two at Sunset House?

The split by bedrooms as entered covers the 60 months to 2026-10-07. Studios: a median of $360,000 on 7 sales; one-bedroom units: $463,000 on 13; two-bedroom units: $725,000 on 7. The studio is the lowest-priced way onto this beach, and also the plan with the largest share of recent sales, so it is the plan where a seller meets the most competition.

Who Created Sunset House, and How Are the Two Condominiums Recorded?

Sunset House was built by Deltona in 1969 as the second condominium on Marco Beach, after Emerald Beach in 1966, according to Coastal Breeze News, and Sunset House North followed in 1970 (Coastal Breeze News, “Sunset House is Saving Its History”). Each is its own condominium, with its own association, declaration, budget and rules. The recorded Declarations’ book and page were not retrieved for this page.

Sunset House (220 Seaview Court)

The Florida Division of Corporations shows Sunset House of Marco Island, Inc., document 714010, a not-for-profit corporation filed 1968-01-26, status Active, formerly Sunset House Apartments of Marco Island, Inc.; amended and restated articles with the name change were filed 2016-03-25, and the association’s principal address and registered agent are a Naples law firm (Florida Division of Corporations). The state register lists the condominium as “SUNSET CONDO APTS,” project PR1S015906, 92 units, with the managing entity care of Seacrest Southwest, a Naples management firm (DBPR Condo_CW extract). The City’s parcel layer records 91 unit parcels and one common parcel, all with a 1969 year built, and one footprint of 7 floors and 70 feet (City of Marco Island GIS). The association’s website is sunsethousemarco.com, office phone (239) 394-2314.

Sunset House North (240 Seaview Court)

The Division of Corporations shows Sunset House North Condominiums, Inc., document 719151, filed 1970-08-18, status Active, formerly Sunset House North Apartments of Marco Island, Inc.; an amendment and name change was filed 2021-01-04, and its principal address and registered agent are at 240 Seaview Court. The state register lists this building as “SUNSET HOUSE,” project PR1S015365, 92 units, managed from 240 Seaview Court with no management company named, and the City’s 2024 permits list the association’s office as the owner contact (City of Marco Island permit portal). The City’s parcel layer records 91 unit parcels and one common parcel with a 1970 year built, and a 7-floor, 70-foot footprint. The association’s website is sunsethousenorth.net, office phone (239) 394-7391.

Why the two-association split matters to a buyer

The fee, the reserves, the insurance program, the milestone history, the rental rules and the board are all different for a unit at 220 and a unit at 240, even though the MLS usually lists both as “Sunset House.” Read the unit’s legal description: it names “Sunset House Condominium” for the 220 building or “Sunset House North Condominiums” for 240. Then ask that association, not the other, for the budget, rules and estoppel.

Unit counts

Each building has 92 units on the state register and 91 unit parcels on the county roll and the City layer. The one-unit difference in each building is not explained in the public record; it may reflect combined units.

What Amenities Does Sunset House Have?

Each Sunset House building has its own pool beside the beach and its own covered parking, and both have elevators. The Sunset House association describes “one of the largest pools on Marco Island” beside the sand (Sunset House association website), and Sunset House North has a ground-floor social room and a private boardwalk to the beach in the City’s permit record.

Pools and the beach

The City’s building layer records a pool structure for each building (City of Marco Island GIS). Sunset House North replaced its beach boardwalk and railing with PVC decking under a 2018 permit and laid pavers from the boardwalk to the property line in 2019, which confirms a private walkway onto the sand (City of Marco Island permit portal).

Covered parking

Both buildings have covered carport structures on the City’s building layer. The 220 building put a TPO roof on its parking garage under a 2016 permit, and the north building re-roofed its carport and storage shed under 2018 permits. A 2024 permit at 240 to mill and repave its open parking lots, 42,767 square feet declared at $131,226, expired in January 2025, so ask whether the paving was completed under another permit.

Social room, elevators and life safety

Sunset House North renovated its common hallways and elevator lobbies on every floor between 2015 and 2018 and redid its social room in 2019. Both buildings carry elevator, fire alarm and sprinkler permits; the 220 building upsized its gas line for three boilers and the generator in 2024.

What the buildings do not have

No tennis court, fitness room, marina or garage parking appears in the City’s records or the association pages we read. Ask each association for its current amenity list; Sunset House North’s own pages sit behind a portal.

What Are the HOA Fees at Sunset House, and What Do They Cover?

Sunset House condo fees, as entered by listing agents on the Southwest Florida MLS, ran $11,916 to $13,212 a year on 2026 sales at the 220 building and $10,792 to $10,800 at Sunset House North, and $9,204 to $16,320 on the three listings active on 2026-10-07. Neither association publishes its budget on a public page we could read, so the fee’s inclusions come from the resale documents.

Data updated: October 2026. Southwest Florida MLS, listing-entered fees on closings since 2021-10-07 and listings on 2026-10-07.

These are figures as entered by listing agents, not the associations’ budgets. Fees vary by unit size, and a listing records the fee in force when it was written.

How the fee has moved

On these entries the 220 building’s fees rose from $8,400 to $10,248 a year on the late-2021 sales to $11,916 to $13,212 on 2026 sales, and Sunset House North’s from $9,300 to $10,008 on 2022 sales to $10,792 to $10,800 in 2026. The two-bedroom listing at 220 entered $16,320 a year on 2026-10-07. The entries show the size of the change, not its cause; the budgets explain it.

What the Sunset House fee covers

Neither association’s budget, reserve schedule or fee inclusions are published on a public page we read; Sunset House North’s documents sit behind an owner portal, and the Sunset House site posts a rental application but not its budget. Under Florida law a buyer is entitled, at the seller’s expense, to the annual budget and annual financial statement and the latest structural integrity reserve study (Fla. Stat. 718.503), and the estoppel certificate states the regular assessment and anything owed (Fla. Stat. 718.116). Sellers can get a free valuation that accounts for the fee, and buyers can book a buyer consultation to read the documents with us.

The fee as a share of price

At the top 2026 entry of $13,212 at the 220 building, the fee is about 3.4 percent of the two buildings’ 24-month median sale of $392,500; at Sunset House North’s $10,800 it is about 2.8 percent. On a studio, the fee is a large part of the cost of owning.

The Layered Costs of Owning at Sunset House

Owning at Sunset House costs more than the condo fee: property tax at the 2025 Marco Island millage, an HO-6 unit-owner insurance policy, application fees for buyers or tenants, an estoppel fee at sale, and any special assessment the association adopts. Each layer below is sourced, and the worked example shows the arithmetic.

Property tax at Sunset House

A standard Marco Island parcel carried 8.9535 mills of confirmed ad valorem levies for tax year 2025: Collier County 3.2449 (general fund, water pollution control and Conservation Collier), Collier County Public Schools 4.2490, South Florida Water Management District with the Big Cypress Basin 0.1926, and the City of Marco Island 1.2670 (Florida Department of Revenue, Table 1, Collier 2025-26; City of Marco Island FY2026 adopted budget). The Collier Mosquito Control District levy is extra and its 2025 rate was not confirmed. At 8.9535 mills, every $100,000 of taxable value carries $895.35 a year. A buyer’s taxable value resets to just value the year after purchase, and a homestead owner can claim the exemptions in Fla. Stat. 196.031 and the Save Our Homes cap in Fla. Stat. 193.155; a non-homestead unit is capped at 10 percent a year for non-school levies under Fla. Stat. 193.1554.

Application and transfer fees as entered

Listing agents have entered a Sunset House application fee of $150 on most 220 building listings and $100 on most Sunset House North listings, with no transfer fee on recent entries (Southwest Florida MLS, as entered). Neither association’s fee schedule was read for this page. Florida law lets an association charge a transfer fee only when its documents require it to approve the transfer and provide for the fee, caps it at $150 per applicant, counts spouses or parents with dependent children as one applicant, and bars a charge for renewing a lease with the same tenant; the statute also provides for inflation adjustment of the cap (Fla. Stat. 718.112(2)(k)).

The estoppel certificate at sale

An estoppel certificate is the association’s statement of what a unit owes. Florida law requires the association to issue it within 10 business days of a request, makes it effective for 30 days when delivered by hand or electronically, and caps the fee at $250 when nothing is delinquent, plus $100 for delivery within three business days and up to $150 more when an account is delinquent, with the caps adjusted for inflation every five years (Fla. Stat. 718.116). The same statute makes a buyer jointly and severally liable with the previous owner for unpaid assessments, which is why the estoppel is read before closing, not after. At Sunset House the request goes to the association for the unit’s building: Seacrest Southwest is named on the state record for the 220 building, and the Sunset House North office at 240 Seaview Court handles its own.

Closing costs and the Collier County title custom

Florida charges documentary stamp tax on a deed at 70 cents per $100 of consideration (Fla. Stat. 201.02), so a $392,500 Sunset House sale carries $2,748 of deed stamps, customarily paid by the seller. A financed buyer pays 35 cents per $100 on the note (Fla. Stat. 201.08) and the 2-mill nonrecurring intangible tax on the mortgage (Fla. Stat. 199.133); on a $314,000 loan, 80 percent of that price, that is $1,099 and $628. In Collier County the buyer customarily pays for the owner’s title insurance policy and selects the title agent, the reverse of neighbouring Lee County, per a Naples real estate law firm (Goodwin Law) and a Florida title and law firm’s county table (Barnes Walker). The signed contract controls on every sale: the standard Florida contract has a box that decides who pays and who chooses.

A worked monthly carrying cost for Sunset House

For a non-homestead unit with a $392,500 taxable value (the two buildings’ 24-month median) and a listing-entered condo fee of $13,212 a year: the fee is $1,101.00 a month; property tax at 8.9535 mills is $3,514.25 a year, or $292.85 a month; together that is $1,393.85 a month before HO-6 insurance, electricity, mosquito control and any non-ad valorem charge on the tax bill. Insurance premiums vary by carrier, coverage and unit and are not estimated here.

Sunset House Declaration, Bylaws and Rules: What Governs and How to Read Them

Sunset House is governed by its recorded Declaration of Condominium and amendments, the association’s articles and bylaws, and the rules its board adopts. There are two sets, one for each condominium. The Sunset House association posts a rental application on its website, and Sunset House North keeps its documents behind an owner portal; the Declarations and rules are not public text we could read.

What we read, and what we did not

We did not retrieve the recorded Declaration, the bylaws, the current rules or the association’s forms for this page, so this guide states no Sunset House rule on leasing, pets, renovations, parking or guests as fact. Those documents govern, and a buyer reads them in the resale package before the contract becomes binding.

Renovations need the association and the City

In a 1969 or 1970 concrete mid-rise the balconies, railings, exterior walls and windows are structural or common elements, so work that touches them needs the board’s approval first. Separately, most alterations inside a Marco Island condominium need a City of Marco Island building permit, and the City’s flood code treats work worth 50 percent or more of a building’s market value, counted cumulatively, as a substantial improvement (City of Marco Island floodplain documents).

Wind mitigation forms

Florida insurers grant credits for roof strength, roof-to-wall connections and opening protection documented on the state’s uniform mitigation verification form (Fla. Stat. 627.711). In a condominium most of those features belong to the building, so ask the association for the building’s current form when you shop for an HO-6 policy.

Documents a buyer is entitled to

Florida law entitles a resale buyer, at the seller’s expense, to the declaration, articles, bylaws and rules, the annual budget and financial statement, the milestone inspection summary if applicable, the most recent structural integrity reserve study or a statement that none has been completed, and the frequently asked questions document, and gives the buyer 7 days, excluding weekends and legal holidays, to cancel after receiving them (Fla. Stat. 718.503). An owner can inspect the association’s official records under Fla. Stat. 718.111, which gives the association 10 working days to make them available after a written request.

Can You Rent Your Sunset House Condo? Short-Term and Annual Lease Rules

Sunset House owners do rent their units: the Sunset House association posts a rental application for “potential tenants” on its own website (Sunset House association, rental application page), and owners at Sunset House North market units to vacation guests. The minimum lease term, the number of leases a year and any approval process are set by the recorded Declaration and the association’s rules, which we did not read for this page.

What to confirm before you buy to rent

  • The minimum lease term and whether weekly or monthly rentals are allowed at all.
  • How many times a year a unit may be leased.
  • Whether the board approves tenants, the application fee and how long approval takes.
  • Whether owners give up use of the pool and other common facilities while a unit is rented.
  • Whether guests may use the unit when the owner is away.

What the City of Marco Island and Florida law add

The City of Marco Island has no vacation rental registration program to check: City Council declared its 2022 rental registration ordinance null and void in October 2023, relying on the 2023 state law change (SB 250), and nothing has replaced it (City of Marco Island Resolution 23-54; Gulfshore Business). Florida law bars local governments from prohibiting vacation rentals or regulating their duration or frequency under ordinances adopted after June 1, 2011 (Fla. Stat. 509.032). That preemption limits the City, not the association: condominium documents can restrict rentals on their own, which is why the Sunset House Declaration and rules are the ones that govern. Transient rentals also owe state sales tax and the Collier County tourist development tax collected by the Tax Collector (Collier County Tax Collector, tourist development tax).

Renters and Residents’ Beach

Short-term renters at Sunset House have the beach at the door, and Residents’ Beach, about 0.6 mile away, is open to renters only on a lease of a year or more (Marco Island Civic Association, Residents’ Beach). The two associations set their own rental rules, so a buyer reads the rules of the unit’s building, not the neighbour’s.

Are Pets Allowed at Sunset House?

The Sunset House pet rules were not confirmed for this page: the association’s rules are not public text we read, and listing remarks are not a substitute. A buyer with a dog or cat should read the Declaration and the current rules before contracting, and should not rely on a listing’s pet field.

A request to keep an assistance animal as a reasonable accommodation for a disability is handled under the federal Fair Housing Act and Florida law, not under a pet rule, and the U.S. Department of Housing and Urban Development publishes the federal guidance on how housing providers assess those requests (HUD, assistance animals). Any such request goes to the association in writing.

Pets at Residents’ Beach and on the island’s beaches

Whatever the Sunset House rules say, pets are prohibited at Residents’ Beach and at the civic association’s Sarazen Park (MICA regulations notice, 2023-02-08), and dogs are not allowed on Marco Island’s public beaches either.

Is Sunset House a 55+ community?

We found no published age restriction for Sunset House, and no Housing for Older Persons Act designation appears in any document we read. Confirm in the Declaration; a 55 and over designation would show there.

What Flood Zone Is Sunset House In? Storm Posture and Hurricane History

Both Sunset House buildings sit in FEMA flood zone AE, the coastal floodplain, with a base flood elevation of 9 feet NAVD88 at their address points and 10 feet about 30 to 60 meters toward the Gulf, on FIRM panel 12021C0828J effective 2024-02-08. The 220 building’s ground floor took water in Hurricane Irma in 2017, the only storm repair in the City’s permit records for either building.

Data updated: October 2026. FEMA layers queried 2026-10-22; City permit records read 2026-10-22.

Method: point tests at the City’s address points against the FEMA National Flood Hazard Layer (FEMA NFHL; FEMA Flood Map Service Center), with a short transect west toward the Gulf that did not reach a VE zone, and the Coastal Barrier Resources System checked on the U.S. Fish and Wildlife Service mapper (USFWS CBRS mapper). A point test is a map indication, not a flood determination; each building’s Elevation Certificate gives its rating.

Hurricane Irma at the 220 building

After Irma in September 2017 the City issued a stop-work order at 220 Seaview Court for drywall and insulation removed without a permit in common areas and units “due to water intrusion,” then a permit, completed in October 2019 and declared at $200,000, to replace “flood cut” drywall 3 to 4 feet up in all affected units; a separate permit replaced a fence “damaged in hurricane Irma” (City of Marco Island permit portal). At Sunset House North, a permit for “Irma repairs” to the ground floor and social room was filed and the social room was redone in 2019. Those records say the ground level of the 220 building took storm-surge water in Irma; ask which units were affected and how the repairs were paid for.

Ian and Milton in the permit record

No permit at either address mentions Ian, Milton or Helene, and no building-wide storm repair permit was issued after September 2022. That does not rule out damage repaired under insurance or unit permits; ask each association for its storm and claim history.

Hurricane Irma, 10 September 2017

Irma made its final U.S. landfall near Marco Island at 3:30 p.m. EDT as a category 3 hurricane; a spotter on the island measured a 936.9 millibar pressure and 97-knot sustained wind, and the Marco Island Police Department recorded a 113-knot gust. The USGS sensor at Tigertail Beach recorded a storm tide of 5.20 feet NAVD88, and the National Hurricane Center put inundation from Marco Island north to Fort Myers at 3 to 5 feet above ground (NHC Tropical Cyclone Report, Irma).

Hurricane Ian, 28 September 2022

Ian made landfall at Cayo Costa, far north of Marco, but the National Hurricane Center put maximum inundation at 4 to 6 feet above ground from Marco Island through Everglades City, with a surveyed high water mark of 4.71 feet above ground (6.99 feet NAVD88) on Marco Island and a storm tide of 7.38 feet NAVD88 at the Marco Island USGS sensor (NHC Tropical Cyclone Report, Ian). The buildings are 1969 and 1970 structures built long before the current map; each building’s Elevation Certificate states the height of its lowest floor, the figure that matters for ground-floor units after a storm like Ian. The National Weather Service Miami summary lists Marco Island damage at $256 million in its Collier County table (NWS Miami, Hurricane Ian summary).

Helene and Milton, 2024

Hurricane Helene in September 2024 brought 2 to 4 feet of inundation above ground to areas including Marco Island, and Hurricane Milton in October 2024 brought 3 to 5 feet from Bonita Beach through Marco Island, per the National Hurricane Center (NHC report, Helene; NHC report, Milton). The City’s manager told NBC2 the island saw about 2 feet of surge in Milton under a mandatory evacuation notice (NBC2, 2024-10-11).

Evacuation zone

Collier County Emergency Management assigns storm surge evacuation zones. The County’s Know Your Zone tool gives the zone for the address; the Seaview Court beachfront faces the open Gulf, the most surge-exposed position on the island. Confirm the zone for the address on the County’s Know Your Zone tool before hurricane season (Collier County Emergency Management).

Insuring a Sunset House Condo: Master Policy, HO-6 and Flood

A Sunset House owner carries an HO-6 unit-owner policy for the inside of the unit, personal liability and loss assessments, while the association insures the building under its master policy and passes that cost through the condo fee. Flood is a separate peril from wind and homeowners coverage, and in zone AE a lender will usually require it.

The master policy and what it means for your fee

Florida law requires a condominium association to insure the building as originally built, using an independent replacement-cost appraisal updated at least every 36 months, and lets the board set the deductibles, which are a common expense the owners share (Fla. Stat. 718.111). For a high-rise on the Gulf, that master policy is usually the single largest line in the budget, and a percentage hurricane deductible can be a large number in a bad year; Citizens explains how percentage hurricane deductibles work and that they do not change after a loss (Citizens, deductibles). From the clearinghouse start, on or before January 1, 2027, Florida’s 2026 Citizens law (chapter 2026-150) bars Citizens from writing a condominium association policy when a private surplus lines offer is within 15 percent of Citizens’ total cost (Laws of Florida, chapter 2026-150; Citizens, clearinghouse). Citizens’ own county report shows its commercial residential wind-only exposure in Collier County falling from about $4.05 billion in August 2024 to about $330 million in August 2026 (Citizens policies in force by county, August 2026), which means most Collier associations now insure privately. Ask the association for the carrier, the wind and flood deductibles and the last renewal premium.

The HO-6 policy

Florida’s unit-owner statute requires every HO-6 policy to include at least $2,000 of loss assessment coverage, so an owner’s policy helps pay a share of an association deductible or uninsured loss (Fla. Stat. 627.714). The association’s policy covers the structure as built; the owner covers interior finishes, fixtures and appliances, so a renovated unit needs higher HO-6 limits.

Citizens and the flood insurance requirement

Florida’s insurer of last resort, Citizens Property Insurance, must require flood insurance on most personal residential policies, but the statute exempts “Policies that provide coverage under a condominium unit owners form,” so a Citizens HO-6 does not trigger the requirement; a Citizens policy on a condominium association’s building does (Fla. Stat. 627.351). A lender may still require flood coverage on a unit in zone AE.

National Flood Insurance Program basics

FEMA’s FloodSmart site says the premium “cannot increase more than 18 to 25% per year for most policyholders,” a cap that usually does not apply to new policies, and adds a Reserve Fund Assessment of 18 percent of the discounted premium, an HFIAA surcharge of $25 for a primary residence or $250 otherwise, and a $47 federal policy fee for most policies (FEMA FloodSmart, premium costs; FEMA FloodSmart, flood zones). Ask the seller whether the unit carries its own NFIP policy and whether it can be transferred to you at closing.

The City’s Community Rating System class

FEMA’s list of Community Rating System communities effective 2026-10-01 shows the City of Marco Island, community 120426, at Class 5, a 25 percent premium discount for policies in the Special Flood Hazard Area, with the current class effective since 2023-10-01 (FEMA, CRS Eligible Communities, October 1, 2026). The discount applies to NFIP policies in zone AE like those at Sunset House; your agent applies it.

Wind mitigation credits

Florida requires insurers to offer actuarially reasonable discounts for wind-resistant features such as roof strength, roof-to-wall connections and opening protection (Fla. Stat. 627.0629), documented on the state’s uniform mitigation verification form (Fla. Stat. 627.711; Rule 69O-170.0155). The state’s My Safe Florida Home program writes its standard eligibility around owner-occupied, homesteaded single-family homes (Fla. Stat. 215.5586; My Safe Florida Home).

The seller’s flood disclosure

Since October 1, 2024, a Florida seller of residential property must give the buyer a flood disclosure at or before contract, and the 2025 amendment added whether the seller knows of flood damage during ownership, has filed a flood claim, or has received flood assistance (Fla. Stat. 689.302). A Sunset House seller completes it for the unit.

Two master policies, not one

Because Sunset House and Sunset House North are separate associations, each carries its own master policy, deductibles and premium. A buyer comparing units at 220 and 240 compares two insurance programs, and the HO-6 loss assessment coverage should be sized to the unit’s own association’s deductible.

Milestone Inspection and SIRS at Sunset House: What Two 1969 and 1970 Buildings Owe

Both Sunset House buildings are 7-floor condominium buildings from 1969 and 1970, so Florida’s milestone structural inspection and structural integrity reserve study (SIRS) laws apply to each. The City of Marco Island’s records show Phase 1 milestone reports accepted for both in November 2024 and a Phase 2 report accepted for Sunset House North on 03/28/2025.

What the City of Marco Island’s records show

On Marco Island the City, not Collier County, runs the milestone program and holds the reports (City of Marco Island permit portal):

BuildingCaseStatusDateDesign professional
Sunset House (220)MS1-24-07032, Phase 1Report accepted11/14/2024Rimkus
Sunset House North (240)MS1-24-06733, Phase 1Report accepted11/07/2024James B. Nilson, PE (SOCOTEC)
Sunset House North (240)MS2-24-06732, Phase 2Report accepted03/28/2025James B. Nilson, PE (SOCOTEC)

No Phase 2 case exists for the 220 building, which usually means its Phase 1 engineer found no substantial structural deterioration requiring one. The City’s case description for the north building reads “South Seas N at 240 S Collier Blvd,” a clerical error: the parcel, the owner contact and the attachment names are all Sunset House North.

What the Sunset House North Phase 2 found

A Phase 2 inspection follows when Phase 1 finds substantial structural deterioration. The Sunset House North report records that deterioration at one location, below the balcony of unit 208, repaired by early 2023, and the engineer advised the association to consider replacing all balcony handrail systems within three years, which ran to about mid-2025. Ask the association whether that handrail work has been done or scheduled, and how it is to be paid for. Florida requires Phase 2 repairs to begin within 365 days of the Phase 2 report.

The statute and the deadlines

Florida Statute 553.899 requires a milestone inspection of condominium buildings three habitable stories or more by December 31 of the year a building turns 30, and every 10 years after; a building 30 or older before July 1, 2022 owed its first inspection by December 31, 2024 (Fla. Stat. 553.899). Both Sunset House buildings met that date with accepted Phase 1 reports in November 2024. The statute also lets a local building official set a 25-year trigger near salt water; whether the City adopted that option was not confirmed in the records we read.

The SIRS

Statute 718.112(2)(g) requires a SIRS at least every 10 years for each building three habitable stories or higher, covering the roof, structure, fireproofing and fire protection, plumbing, electrical, waterproofing and exterior painting, windows and exterior doors, and any other item over $25,000 (Fla. Stat. 718.112). The 2025 condominium law (HB 913, chapter 2025-175) kept that threshold and added a reserve pause after a milestone inspection with a majority vote of all owners (Florida Senate, HB 913 (2025)). Each association files its own SIRS, reported to the state’s online database (DBPR SIRS reporting); neither was read for this page.

Building-wide work in the permit record

The City’s records hold 370 case records at 220 Seaview Court and 531 at 240, mostly unit remodels, air conditioning and windows. Building-wide work at the 220 building includes concrete repair, balcony waterproofing and railing replacement in 2009 and 2010, declared at $388,000; stucco waterproofing and balcony replacement completed in April 2020, declared at $236,000; stairwell welding repairs in 2024 at $49,580; and an active 2026 repair of a unit’s rear lanai common element at $10,000. At Sunset House North, a 2010 railing and concrete repair permit declared at $159,000 later expired, and a 2011 building-wide fire alarm permit expired too. Declared values are job values, not contract prices.

What to ask the Sunset House associations before you buy

  • The milestone report for the unit’s building and, at Sunset House North, the Phase 2 report and the status of the balcony handrail recommendation.
  • The latest SIRS, its funding recommendation and the reserve contribution in the current budget.
  • Any special assessment adopted or proposed, and its amount per unit and due dates.
  • Whether the expired 2010 railing permit and the 2024 paving permit at the north building were completed under later permits.
  • The master insurance policy’s carrier, wind and flood deductibles and the last renewal premium.

Which Schools Serve Sunset House?

Sunset House is served by Collier County Public Schools. Marco Island has one district elementary school, Tommie Barfield Elementary, about 1.5 miles from the building in a straight line, and two charter schools, Marco Island Charter Middle and Marco Island Academy; the district’s attendance maps place the island in the Manatee Middle and Lely High zones.

Marco Island Charter Middle1401 Trinidad Ave, Marco IslandCharterAabout 1.4 miles

Addresses are from the Florida Department of Education school directory (FLDOE Collier directory); grades are from the Collier County Public Schools 2026 accountability brief (CCPS 2025-26 grades). Distances are straight lines between U.S. Census Bureau geocoder points (Census geocoder), not driving routes.

Zoned schools for a Sunset House address

The district’s 2026-27 attendance boundary maps place Marco Island in the Manatee Middle School and Lely High School zones (CCPS attendance boundaries). That is a map reading at county scale; confirm the zone for a specific address with the district’s interactive zoning tool (CCPS zoning tool). The two charter schools enroll by application, not by zone.

Permits, Zoning and City Rules That Touch Sunset House

Sunset House is inside the City of Marco Island, so building permits, flood rules, noise limits and code enforcement come from the City, not from Collier County. Both parcels are zoned RMF-16, the City’s multi-family district (City of Marco Island GIS).

Building permits and the 50 percent rule

A renovation that needs a permit goes through City of Marco Island Building Services. Under the City’s flood code a project costing 50 percent or more of the building’s market value is a substantial improvement that must meet current flood elevation rules (Marco Island Code of Ordinances).

Construction hours and quiet

The City bars construction noise from 7:00 p.m. to 7:00 a.m. and on Sundays and holidays (Marco Island Code of Ordinances). An association’s own rules can be narrower; check them for renovation hours before you book a contractor.

Fertilizer and wildlife rules

The City bans fertilizer from June 1 to September 30 and within 10 feet of water or a seawall, and protects burrowing owl burrows with a 33-foot no-parking buffer during nesting season from February 15 to July 10 (City of Marco Island, burrowing owl notice).

Association work on the City permit record

The City’s permit system holds 370 case records at 220 Seaview Court and 531 at 240 Seaview Court, and the associations’ capital work reads from them, with the job values declared on each permit, not contract prices (City of Marco Island permit portal):

  • Sunset House (220): concrete repair, balcony waterproofing and railings, 2009 to 2010 ($388,000); flat roofs in 2012 and 2013, a TPO parking garage roof in 2016 and an elevator equipment room roof in 2018; Irma “flood cut” drywall repairs completed 2019 ($200,000); stucco waterproofing and balcony replacement completed 2020 ($236,000); stairwell welding repairs in 2024 ($49,580); paver walkway and patio work in 2025 and 2026.
  • Sunset House North (240): concrete walls and decks restored in 1999; railing and concrete repairs in 2010 ($159,000, later expired); a flat reroof in 2011; hallway and elevator lobby renovations from 2015 to 2018; a PVC beach boardwalk in 2018 and 2019; a 2024 parking lot repaving permit ($131,226) that expired in January 2025.
  • Neither address carries a permit naming Hurricane Ian, Milton or Helene.

Ask each association how its recent work was paid for and whether any special assessment funded it.

The 2026 bridge and paving bond

Marco Island voters approved a $23 million general obligation bond on 2026-08-18 by 2,259 votes to 2,258, certified on 2026-08-26, to replace the Caxambas and Goldenrod bridges and repave streets, with repayment over up to 20 years (WGCU, 2026-08-26). Any debt-service millage will appear on future tax bills, Sunset House’s included; the rate was not set as of 2026-10-07.

Daily Logistics at Sunset House: Beaches, Groceries, Healthcare and Getting Around

Daily life at Sunset House runs through the association office for registration, payments and maintenance, with Marco Beach and Residents’ Beach close by, Tigertail Beach about 0.7 miles away and groceries about a mile up North Collier Boulevard. There is no hospital emergency department on Marco Island.

Utilities and services

Sunset House’s electricity comes from the Lee County Electric Cooperative (LCEC), which serves Marco Island, and water and sewer from the City of Marco Island utility; which services each association’s fee pays and which the owner pays directly is a budget question.

Beaches near Sunset House

The beach is at the end of each building’s pool deck, and Residents’ Beach, about 0.6 mile south, is open to owners and year-round renters who join the Marco Island Civic Association (Marco Island Civic Association). The public options are Tigertail Beach, a Collier County park at 490 Hernando Drive on the island’s north-west shore, about 0.7 miles away in a straight line, with a $10 daily parking fee for non-permit holders per the City (the County lists $8), restrooms and rentals, and South Marco Beach, with about 70 spaces off South Collier Boulevard, about 2.0 miles south (City of Marco Island beach access; Collier County Marco Island beaches). Collier County residents can get a free county beach parking sticker at the public library at 210 South Heathwood Drive.

Groceries, shopping and dining

The nearest supermarkets are on North Collier Boulevard: Winn-Dixie at 625 North Collier Boulevard, about 0.8 miles north in a straight line and open 7:00 a.m. to 11:00 p.m. (Winn-Dixie Marco Island), and Publix at Marco Town Center, 1089 North Collier Boulevard, about 1.2 miles, open 7:00 a.m. to 9:00 p.m. (Publix store 622).

Healthcare and emergency care

NCH runs an urgent care center at 40 South Heathwood Drive on the island, about 1.3 miles away in a straight line, open 8:00 a.m. to 7:30 p.m. daily, with CT and X-ray (NCH Marco Island urgent care), and its directory lists no emergency department on Marco Island (NCH locations, Marco Island). The nearest hospital emergency department is Physicians Regional Medical Center on Collier Boulevard in Naples (Physicians Regional hospitals), an estimated 10.6 miles and 18 minutes from the Marco Island end of the Jolley Bridge at free-flow speed.

Civic places within reach

Marco Island City Hall at 50 Bald Eagle Drive is about 1.3 miles away in a straight line, the Collier County public library branch at 210 South Heathwood Drive about 1.5 miles, and the City’s Mackle Park at 1361 Andalusia Terrace about 1.5 miles (U.S. Census Bureau geocoder points).

Airports and drive times

Estimated free-flow drive times from the Marco Island end of the Jolley Bridge, modeled on the public OSRM router: Southwest Florida International Airport (RSW) about 47 miles and 63 minutes; Fifth Avenue South in Naples about 16 miles and 27 minutes; Marco Island Executive Airport, a 5,000-foot general aviation field just north of the island with no scheduled airline service, about 4.5 miles (Collier County, Marco Island Executive Airport). Peak-season times run longer. Collier Area Transit runs a Marco Island circulator (Collier Area Transit routes).

Sunset House vs Admiralty House: Which North-End Beachfront Building Fits You?

Sunset House and Admiralty House are neighbours on the Seaview Court beach, about 0.16 mile apart, and the two lowest-priced ways into a Gulf-front building at the north end of Marco Beach. In the 24 months to 2026-10-07 Sunset House’s median MLS sale was $392,500 against $705,000 at Admiralty House. Sunset House is the 1969 to 1970 mid-rise pair with studios and the entry price; Admiralty House is the 1973 high-rise with larger units.

Data updated: October 2026. Both buildings, Southwest Florida MLS pulled 2026-10-07 (24 months, the window in which both hold ten or more closings); county roll data dated 2026-08-29.

How Does Sunset House Compare With Its Seaview Court Neighbors?

Sunset House is the entry price of the north-end beachfront row: below Tradewinds, Admiralty House and the South Seas towers on price per unit, and well below Crescent Beach. Behind the beachfront, the second-row Seabreeze complex across Seaview Court sold at a 12-month median of $230,000, about 59 percent of the Sunset House median.

Reading the neighbor table

Per square foot, Sunset House, at about $670, sits above the South Seas towers (about $609) and below Tradewinds, Admiralty House and Crescent Beach, which says the market prices its beach position and discounts it mainly for age. Tradewinds, next door, and Admiralty House sell for more per unit and more per foot; South Seas, the four-tower complex beyond the north building, is the volume market on this end of the beach; Crescent Beach is the 1990 tower with the largest units nearby. Seabreeze and Island Manor are the walk-to-the-beach alternatives behind the beachfront. The whole corridor is mapped in our gulf-front condos guide, the island in our Marco Island guide, and the mainland alternative in our Naples versus Marco Island comparison.

Honest Pros and Cons of Sunset House

Sunset House’s strengths are the lowest price into a Gulf-front building on Seaview Court, a pool on the sand at each building, a range of plans from studios to penthouses and milestone reports accepted on time; its weaknesses are age, small units, two associations to read, a fee that is high against the price, falling prices since 2023 and a ground floor that took water in Irma.

What the record supports in favour of Sunset House

  • Gulf-front: the association calls it a beachfront residence on “its own white-sand beach,” and each building has its pool beside the sand.
  • The entry price on this beach: a 24-month median of $392,500, with studios from $310,000.
  • Plans from 534 square foot studios to 1,113 square foot two-bedroom units, plus penthouses.
  • Phase 1 milestone reports accepted for both buildings in November 2024, and an accepted Phase 2 at Sunset House North.
  • A small, quiet scale: 7 floors and 92 units on the register per building.
  • A buyer’s market: 3 listings and a 91.8 percent median sale to list over 24 months.

What the record supports against Sunset House, stated plainly

  • The oldest buildings on the gulf-front corridor, from 1969 and 1970.
  • Small units: most are 534 or 750 square feet.
  • Two associations, two budgets and two sets of rules, which a buyer must keep straight.
  • Entered fees of up to $13,212 a year on 2026 sales at the 220 building, about 3.4 percent of the median sale.
  • Prices below their 2022 and 2023 levels, with two repeat sales 12 to 15 percent lower.
  • A ground floor at the 220 building that took water in Irma, and a Phase 2 recommendation on balcony handrails at Sunset House North.

Sunset House sold-listing stats, 24 months to 2026-10-07

In the 24 months to 2026-10-07 we tracked 12 Sunset House resales on the Southwest Florida MLS across both buildings: $5,028,000 in total volume, a median sale of $392,500, a median of 38.5 days on market, and a median sale-to-final-list ratio of 91.8 percent. None of the 12 was entered after closing. In the last 12 months alone, 7 closed at a median of $400,000.

What makes selling at Sunset House different

Selling here starts with the building: the buyer, the lender and the appraiser all need to know whether your unit is in Sunset House or Sunset House North, because the fee, the reserves, the insurance and the milestone history differ. Three specifics shape a sale: studio and one-bedroom units compete with one another, so price from the newest sales of your exact plan; buyers ask about the Irma history at 220 and the handrail recommendation at 240, so have the association’s answers ready; and the fee is high against the price, so state the current figure and what the budget covers.

How long does it take to sell a Sunset House condo?

The median Sunset House sale in the 24 months to 2026-10-07 took 38.5 days on the market, with a range from 3 to 156 days (Southwest Florida MLS).

Do Sunset House sellers get their asking price?

Not usually. The median sale closed at 91.8 percent of its final list price in the 24 months to 2026-10-07, and none of the 12 sold at or above its final ask (Southwest Florida MLS).

Who pays for the owner’s title policy when I sell my Sunset House condo?

In Collier County the buyer customarily pays for the owner’s title insurance policy and chooses the closing agent, and the seller customarily pays the documentary stamp tax on the deed; the signed contract controls on every sale.

What documents will a Sunset House buyer ask me for?

Florida law requires the seller to provide the declaration, articles, bylaws and rules, the annual budget and financial statement, the milestone inspection summary, the latest structural integrity reserve study, and the frequently asked questions document for the unit’s own condominium (Fla. Stat. 718.503).

Should I renovate my Sunset House unit before selling?

Selectively. On the 750 square foot plan, two units sold $195,000 apart in the window, which shows buyers pay for condition, but work touching balconies, windows or walls needs the board’s approval and often a City permit, so cosmetic updates and repairs are usually the better bet.

Is now a good time to sell at Sunset House?

The record favours buyers: prices are below 2022 and 2023 and no sale in 24 months reached its final ask. A seller who prices to the newest sales of the same plan, and presents the association’s paperwork well, sells; one who prices to 2023 waits.

Frequently Asked Questions, Buyer Edition: Sunset House on Marco Island

These answers draw on the sections above. Each figure carries its window and source there; the short versions are collected here for buyers.

What is Sunset House on Marco Island?

Sunset House is two recorded condominiums on the Gulf beach: Sunset House at 220 Seaview Court, built in 1969, and Sunset House North at 240 Seaview Court, built in 1970, each 7 floors with 92 units on the state register.

Is Sunset House on the beach?

Yes. Both buildings stand on the Seaview Court beachfront, and the association describes its building as rising “from its own white-sand beach”; Sunset House North has a private boardwalk to the sand.

Are Sunset House and Sunset House North the same association?

No. They are two condominiums with two associations, two budgets, two sets of rules and two insurance programs. A unit’s legal description says which one it belongs to.

How much do Sunset House condos cost?

In the 24 months to 2026-10-07, 12 units closed across both buildings on the Southwest Florida MLS at a median of $392,500, from $305,000 to $725,000. The 534 square foot plan had a median of $385,000 on 9 sales.

What are the HOA fees at Sunset House?

Listing agents entered $9,204 to $16,320 a year on the three listings active on 2026-10-07; the fee depends on the building and the unit size. Neither association publishes its budget on a public page we read.

How big are Sunset House units?

The county roll records 534 square foot studios, 750 square foot one-bedroom units, 1,075 and 1,113 square foot two-bedroom units and 2,537 square foot penthouses.

How many Sunset House condos are for sale?

3 units were listed on 2026-10-07, asking $340,000 to $636,000, with none pending.

Can you rent a Sunset House condo?

Owners do rent their units, and the Sunset House association posts a rental application. Each association sets its own lease rules in its declaration and rules. The City has no rental registration program.

Are pets allowed at Sunset House?

The pet rules were not confirmed for this guide; read the declaration and rules of the unit’s building before you buy.

What amenities does Sunset House have?

A pool beside the beach at each building, covered parking, elevators, and at Sunset House North a social room and a boardwalk to the sand.

What flood zone is Sunset House in?

FEMA zone AE with a base flood elevation of 9 feet NAVD88 at both address points, and AE 10 about 30 to 60 meters toward the Gulf, on panel 12021C0828J.

Did Sunset House flood in a hurricane?

The 220 building’s ground floor took water in Hurricane Irma in 2017; the City’s records show flood-cut drywall repairs completed in 2019. No permit at either building names Ian or Milton.

Do I need flood insurance at Sunset House?

A lender will usually require it in zone AE, and each association carries its own building policy. A Citizens HO-6 does not itself trigger Citizens’ flood requirement.

Does Marco Island get a flood insurance discount?

Yes. FEMA lists the City of Marco Island at Community Rating System Class 5, a 25 percent discount for NFIP policies in the Special Flood Hazard Area, effective since 2023-10-01, on its October 1, 2026 list.

Have the Sunset House buildings had their milestone inspections?
