Periwinkle Villas is the smallest of Forest Glen’s three non-condominium neighborhoods and the only twin villa product in the community: 54 of Forest Glen’s 799 homes. Its twelve-month MLS median of $550,000 sits above Bishopwood East’s $386,000 and Britannia’s $279,900, just above Barrington’s $540,000, and well below the single-family Jungle Plum medians (Southwest Florida MLS Matrix, September 26, 2026; county figures for Jungle Plum below). What follows is what daily life on Periwinkle Way looks like, drawn from the recorded declaration, the state’s filings and the county roll.
Periwinkle Villas is a 54 lot neighborhood of attached twin villas, platted as Lots 1 through 54, Block 1 of the Forest Glen of Naples plat, Plat Book 31 (pages 94 to 103 per the Clerk’s index; the Lennar amendment recites 94 to 104, a discrepancy neither we nor the county’s own staff report resolved). Lennar Homes, Inc. was Declarant of the governing Declaration of Restrictions and Covenants, recorded at Official Records Book 2612, Page 0120, with an amendment recorded December 11, 2001 annexing "Lots 1-5 inclusive, in Block 1 of Forest Glen of Naples." That is a covenant over platted ground, the same legal instrument family that governs a typical single-family HOA, not a Declaration of Condominium.
The neighborhood is run by the Periwinkle Villas of Forest Glen Neighborhood Association, Inc., Florida not-for-profit corporation N99000005775, filed September 29, 1999 and active, managed by Tropical Isles Management of Fort Myers, the same firm that manages Jungle Plum West. Above it sits the master association, Forest Glen Golf and Country Club Master Association, Inc. (N99000002346), which owns the golf course, clubhouse and preserves. Every Periwinkle Villas owner belongs to both bodies: the neighborhood association for the villa and its lot, and the master association for the club and the community.
The county roll’s TOT_LVG_AREA field records four sizes across the 54 lots: 1,534 square feet (8 homes), 1,688 square feet (34 homes), 1,797 square feet (6 homes) and 1,879 square feet (6 homes), all built between 1999 and 2002. The club’s own site map legend calls the product "Twin Villa Homes," and its Properties for Rent board labels Periwinkle Way listings simply "Villa." A twin villa is two attached homes sharing one common wall on two separate platted lots, the arrangement that lets Forest Glen offer an attached product without recording it as a condominium.
The distinction is not cosmetic. Each Periwinkle Villas lot carries its own recorded acreage on the county roll, a median of about 0.15 acre, the same way a single-family lot does; a true condominium unit at Barrington, Bishopwood or Britannia carries zero acreage on that roll because its land is held as an undivided common element. Whether exterior wall, roof and party-wall maintenance sit with the individual owner or with the association is a question the recorded declaration answers for a specific address; we have not read every page of it and say so rather than guess.
The Collier County tax roll, 2026 preliminary, answers this better than any brochure. Of Periwinkle Villas’ 54 lots, 25 (46.3%) carry a Florida homestead exemption, and 19 of those also carry a Save Our Homes assessment cap, meaning roughly one in three Periwinkle Villas owners has held the home long enough under homestead to benefit from the cap. The median total just (assessed) value on the same roll is $443,048, with a range of $379,014 to $490,259, and the median total property tax bill is $4,131.31, the second highest of any Forest Glen neighborhood behind the two single-family Jungle Plum sections. A buyer’s taxes reset to the new assessed value after a purchase, so budget from your price, not from the seller’s bill.
A February week on Periwinkle Way might start at the master clubhouse, a short drive across the community to 3855 Forest Glen Blvd, for the fitness center that runs 24 hours a day, then a tee time on the 18-hole, par 72 course, ranked No. 2 in Florida in golfer reviews in 2023. Water aerobics meets three mornings a week at the clubhouse pool, four lighted pickleball courts and four tennis courts sit beside the clubhouse with organized play most mornings in season, and league bocce runs on new clay courts in the fall and spring. Every Periwinkle Villas owner carries the same club privileges as an owner in any other Forest Glen neighborhood, because the club is owned and run by the master association, not by any single neighborhood.
What you do not do on Periwinkle Way is negotiate a condominium board meeting or a special assessment vote across 96 units the way a Bishopwood East owner might; the Periwinkle Villas of Forest Glen Neighborhood Association is a much smaller body governing 54 lots, and its meetings, budget and any assessment are its own. Exactly how yard, exterior and roof maintenance divides between the owner and the association is set in the recorded declaration for the specific lot, not by a rule of thumb.
Four things buyers sometimes assume. No condominium regime: Periwinkle Villas is a Chapter 720 homeowners association over platted lots, not a Chapter 718 condominium, so Florida’s post-Surfside milestone inspection and structural integrity reserve study laws, written for condominium buildings three stories and taller, do not reach it the way they reach Britannia’s four-story buildings. No published dues or club fee: neither the neighborhood association nor the master association publishes its current assessment on any first-party page. No age restriction: Forest Glen is not a 55-plus community, and nothing in the master documents we reviewed makes Periwinkle Villas one. No private pool: the club pool at the clubhouse is shared community-wide; some other Forest Glen neighborhoods keep their own pool, but no source we reviewed describes one for Periwinkle Villas specifically.

A general county-sales tool that only matches street names cannot separate Periwinkle Villas from the rest of the Forest Glen of Naples plat (it returns 27 sales community-wide at a $410,000 median); the parcel-level filter behind the figures below was built by folio, not by street name, and is the one we stand behind for this neighborhood.

Two sales tie at $550,000, which is why the median lands on that figure whichever of the two is counted fourth. The seven closings total $3,880,000 (our arithmetic). Every one closed between November 2025 and September 2026.
With seven sales the median is the fourth in price order, an observed sale: $550,000. The mean price is $554,286. For days on market the median is 36 (the fourth of seven values from 2 to 203), and the mean is about 64, pulled up by the 203-day outlier.
Sale-to-list and price per square foot are ratios, and the convention changes the answer, so we give both and say which is which. The median sold-to-list ratio is 96.30%; the mean of the seven per-sale ratios is 95.93%, pulled down by one closing at 86.96% of its final list price. The median sold price per square foot of MLS living area is $325.83; the individual per-sale figures range from $278.24 to $385.07. We never divide total dollars by total square feet, because that ratio of totals weights the largest units most and describes no actual sale. Two of the seven closed at their full final list price, and none above it.

No 1,879 square foot villa, the neighborhood’s largest recorded plan and the smallest cohort at six lots, closed through the MLS in this window. The pattern that does show: the middle size band, 1,688 square feet, produced the widest price spread and the highest sale of the year, while the largest closed size, 1,797 square feet, actually sold for less per foot than the smaller 1,534 square foot plan. Condition, lot position relative to the rear gate, and what conveyed with the sale explain gaps like that, and none of them is in the MLS summary.
Zero Periwinkle Villas listings were active in the Southwest Florida MLS Matrix on September 26, 2026, against thirteen active listings across all of Forest Glen (Britannia 6, Bishopwood East 4, Barrington 2, Jungle Plum East 1). With seven closings a year and no standing inventory on the pull date, months of supply is not a meaningful ratio at Periwinkle Villas the way it is at the larger neighborhoods; in plain terms, there was nothing for sale in the neighborhood on the day we pulled the data, and a seller who lists now is not competing with another Periwinkle Villas listing.
The Florida Department of Revenue’s 2026 preliminary tax roll records five DOR-qualified recorded sales of Periwinkle Villas lots for the twelve months captured in that file, at a median of $550,000 (n = 5, odd, an observed sale) and a range of $500,000 to $650,000. That figure was built by filtering the state’s file to Periwinkle Villas’ own 54 individual folios, not by matching the street name against every Forest Glen sale, so it agrees with the MLS figures above rather than the community-wide county tool, which cannot separate Periwinkle Villas from the rest of the plat. The state’s NAL file keeps only the two most recent sales per parcel, so this is not a complete sales history, and the newest sale month in the file is April 2026, earlier than the MLS pull.
The record supports three plain statements. Periwinkle Villas is the tightest neighborhood in Forest Glen by standing inventory, with seven MLS closings and zero actives on the pull date. Prices cluster tightly around $550,000 regardless of which of the four recorded sizes is involved, which tells us buyers are pricing the neighborhood and the club membership more than the sixty or so square feet that separate the plans. And because every address here sits outside FEMA’s mapped flood hazard area, insurance is the one carrying cost that is genuinely easier here than almost anywhere else in Forest Glen, which we believe supports the premium this neighborhood commands over Bishopwood East and Britannia despite smaller unit sizes than Barrington. A seller who lists priced to the most recent sale of the same size and documented for a buyer’s lender and insurer is selling into a market with no competing inventory.

Periwinkle Villas at Forest Glen was platted as Block 1 of the Forest Glen of Naples plat and recorded under a Declaration of Restrictions and Covenants with Lennar Homes, Inc. as Declarant, and its neighborhood association was chartered in 1999, the same year Forest Glen’s golf course opened.
The neighborhood’s history explains two things a buyer meets today: why its governing instrument reads like a single-family HOA declaration rather than a condominium declaration, and why the county still treats its lots like condominium units on the tax roll.
The base Declaration of Restrictions and Covenants for Periwinkle Villas of Forest Glen is recorded at Official Records Book 2612, Page 0120. An amendment recorded December 11, 2001, with Lennar Homes, Inc. as Declarant, annexed "Lots 1-5 inclusive, in Block 1 of Forest Glen of Naples according to the map or plat thereof in Plat Book 31, Pages 94-104," per the recorded-image text an HOA document aggregator hosts. Lennar was also Developer of Bishopwood West III of Forest Glen, a condominium recorded the following year, so the same builder worked both a platted-lot neighborhood and a true condominium inside the same PUD within about twelve months of each other, which is one reason the two legal forms sit side by side in Forest Glen today.
The county’s clerk index and the Lennar amendment disagree on the plat’s page range by one page (94 to 103 against 94 to 104); neither we nor the county’s own PUD amendment staff report resolved which is correct, so a title search on a specific lot should confirm the plat citation rather than copy either figure here.
The Periwinkle Villas of Forest Glen Neighborhood Association, Inc. was filed with the Florida Division of Corporations on September 29, 1999, document number N99000005775, and remains active. It is managed today by Tropical Isles Management of Fort Myers, the same firm that manages Jungle Plum West of Forest Glen, and its most recent annual report on file was filed April 2, 2026. Above it, the Forest Glen Golf and Country Club Master Association, Inc. (N99000002346) has amended and restated its own governing declaration several times since the community’s 1999 opening, most recently reflected in a 2024 restated declaration referenced in the parent Forest Glen community record; every Periwinkle Villas owner is bound by both documents.
Periwinkle Villas had zero active listings on September 26, 2026 against seven closings in twelve months, the tightest standing inventory of any Forest Glen neighborhood. Forest Glen’s golf course opened in 1999 on a Gordon Lewis layout, was redesigned by Arthur Hills and Steve Forrest in 2008, and was refined again for the club’s 25th anniversary in 2024; golfers ranked it No. 2 in Florida in 2023. The fitness center runs 24 hours a day, water aerobics meets three mornings a week at the clubhouse pool, and a paved nature trail of about 1.9 miles runs through the community’s preserve. None of that amenity set belongs to Periwinkle Villas specifically; it belongs to the master association, and every Periwinkle Villas lot carries the same access as a Jungle Plum West estate home twice its price.
The club’s own site map marks a Main Entrance on Collier Boulevard (Highway 951) at Forest Glen Boulevard and a Rear Gate on Davis Boulevard and Beck Boulevard at Periwinkle Way. That makes Periwinkle Villas the Forest Glen neighborhood closest to the community’s second gated entrance, and OpenStreetMap maps a private gate segment at the north edge of Periwinkle Way near Beck Boulevard. For a Periwinkle Villas resident headed north or east, toward the I-75 Exit 101 interchange or Beck Boulevard’s commercial corner, the rear gate can be the faster way out; for a trip toward downtown Naples or the beaches, the Collier Boulevard main entrance is still the more direct route.
