Selling in Forest Glen differs from a typical Naples sale in five ways: seven neighborhoods trade as separate markets, club membership comes with the home, a condominium sale runs through three associations, the FEMA zone changes building by building, and the club's own website lists owner homes for free beside yours.
Forest Glen has exactly 799 homes, the maximum its county zoning allows, all built from 1999 to 2005. By legal form, 658 of them are condominium units in 13 condominiums and 74 buildings, and 141 are fee-simple platted lots: 87 single-family homes in Jungle Plum East and Jungle Plum West and 54 Periwinkle twin villas. The condominiums sit in four families: Britannia (270 units in nine four-story elevator buildings), Bishopwood East (192 garden homes), Bishopwood West (104 coach homes) and Barrington (92 coach homes). A $279,900 Britannia condominium and a Jungle Plum East house near the $835,000 recorded median share one gate, one course and nothing else a pricing model can use.
The golf course and clubhouse are owned by the homeowners' master association, and club membership comes with the home (the club calls Forest Glen "membership-inclusive" on its Real Estate page). On the county roll the master association holds about 578 acres outright, including the course, the clubhouse, the roads and all eight preserve tracts. There is no separate club certificate to sell back; the club's value travels inside your price, and the exact membership classes are set in the recorded declaration and club documents.
Twenty-one active Florida not-for-profit associations govern Forest Glen: the master association, 13 condominium associations and 7 neighborhood or commons associations. A Britannia, Bishopwood or Barrington owner answers to three of them; a Periwinkle or Jungle Plum owner answers to two. Each layer has its own documents, budget and estoppel certificate, and a buyer's lender, insurer and attorney will ask for all of them. The seller who assembles that file before listing controls the closing date.
On FEMA's current map, effective February 8, 2024, about 35 of Forest Glen's 74 condominium buildings map to Zone AH, a shallow-ponding Special Flood Hazard Area, while the Jungle Plum and Periwinkle streets are almost entirely Zone X. Two buildings on the same street can sit in different zones, and many buildings removed from the flood area by FEMA letters in 2012 map AH again today. A buyer's lender reads the current map, so your building's zone is a pricing fact, not a footnote.
The club invites owners to list homes for sale and for rent on its own website free of charge, and it posts open houses each Friday for Saturday and Sunday showings from 1 to 4 PM. Those owner listings are part of the competition a buyer tours the same weekend. We use the club board as one channel alongside full MLS exposure, and we price your home to win against both.

What we can show you is the whole market. We tracked 32 MLS closings, 13 active listings and 27 county-recorded qualified sales, and every figure on this page carries its source and its date. Where this page walks through a sale in detail, it is a public record sale, labelled as one, and not ours. We judge a Forest Glen listing on three numbers a seller can check: days to contract against the 47.5-day community median, the sale price against its final list price against the 93.49 percent median, and whether the home closed on the date the seller planned. Those are the yardsticks the rest of this page uses, and they are the ones we will report to you on your own sale.
For a home priced to its own neighborhood and floor plan, yes, but Forest Glen is a buyer-paced market in 2026. The Southwest Florida MLS shows 32 closings in the trailing twelve months at a $394,000 median, with 13 homes for sale, about 4.9 months of supply, and a median closing at 93.49 percent of final list.

Every row sits in the city of Naples and Development FOREST GLEN. Sold-to-list is measured against the final list price. Months of supply is the homes for sale divided by the average monthly closings in the window, our arithmetic on the pull. Because the community median mixes $250,000 condominiums with $550,000 villas, the neighborhood row is the one that describes your home.
When a count is even, the median is the mean of the middle pair. The community's 47.5-day median comes from 32 closings with 42 and 53 days in the middle, and the $394,000 median is the mean of $388,000 and $400,000. Barrington's six closings give a $540,000 median, the mean of $535,000 and $545,000. Periwinkle's seven, Bishopwood East's seven and Britannia's eleven are odd counts, so each of those medians is an actual sale.
Four of the 32 closings reached 100 percent of final list. A Barrington coach home of 1,897 square feet closed at $545,000 after zero days on market; two Periwinkle villas of 1,534 square feet closed at $475,000 after 5 days and at $525,000 after 101 days; and a Britannia condominium of 1,332 square feet closed at $279,900 after 5 days. Three of the four sold within a week, which is what a price the market already accepts looks like.
On September 26, 2026 the 13 active listings ran from $247,777 to $799,000, at a median list price of $319,900 and a median 169 days on market. Britannia had six, from $247,777 to $350,000; Bishopwood East four, from $315,000 to $405,000; Barrington two, at $550,000 and $575,000; and Jungle Plum East one, at $799,000. Seven of the 13 had been listed for more than 150 days, and two Britannia listings for more than 350. Every one of them is a comparable your buyer tours the same afternoon.
Measured the same way, Forest Glen is the slower and more negotiable market of the two East Naples golf communities we have pulled this month. Forest Glen carries 4.9 months of supply against 2.8 at Naples Lakes Country Club, and its median closing reached 93.49 percent of list against 95.63 percent there. Forest Glen homes sold faster at the median, 47.5 days against 62, and 4 of 32 Forest Glen closings reached list against 4 of 47 at Naples Lakes. Condominium against condominium, Britannia's 93.19 percent and 6.5 months compare with 95.18 percent and 2.1 months for Lake Barrington at Naples Lakes. For a seller, that spread is the cost of an ambitious first price here: a buyer with 13 alternatives negotiates.

Collier County's recorded, DOR-qualified sales show 27 Forest Glen qualified sales in the 12 months from September 2025, at a $410,000 median and a range of $245,000 to $990,000, every one a resale. By neighborhood the county's windows run from Britannia's $340,000 median to Bishopwood West's $594,000.

The index counts only improved sales the Florida Department of Revenue qualifies as arm's-length (transfer codes 01 and 02); quitclaims, corrective deeds and nominal-price transfers are not sales. Each window widens until it reaches ten or more sales, which is why Bishopwood West reads over three years. Periwinkle Way and Jungle Plum Drive sit on the Forest Glen of Naples plat itself, so the county index cannot separate them by name; the state file below does.

The county index found zero builder-direct sales in every Forest Glen window, which is what a community finished in 2005 should show. That matters for your pitch in two ways. You are not competing with a builder's incentives or a model center, and every comparable a buyer or appraiser can find is a resale like yours, so condition, floor plan, flood zone and the association file decide the price.
The MLS counts 32 closings in its twelve months and the county index 27 qualified sales in its own, and neither is wrong. The county grades every deed and keeps only arm's-length sales, and its newest recorded sale in this index is June 29, 2026, so a summer closing may not appear yet; the MLS counts only listed homes, and its window runs to September 26. An owner-to-owner sale arranged through the club board reaches the county record once its deed is recorded, and may never reach the MLS at all. We use the county for what sold and at what price, and the MLS for how long it took and how close to asking it closed.
On the 2026 Collier County preliminary assessed roll, Forest Glen's 799 homes carry a median assessed value of $345,335, and recorded sale prices ran above assessed values in every neighborhood: Britannia's $337,000 state-file median against a $266,500 assessed median, Barrington's $545,100 against $438,035. The roll values condominiums by floor plan, so it cannot see a renovated kitchen, a golf view or a top-floor unit. An assessed value is a floor for conversation, never a list price.

The Forest Glen sales that matter most are the ones in your own neighborhood and floor plan. No Forest Glen neighborhood recorded ten MLS closings except Britannia, so below we list every MLS closing of the year by neighborhood, with its date, size, final list, sold price and days on market, rather than lean on a median of six.

Barrington's two plans, 1,897 and 2,193 square feet, tell a clear story. The four ground-floor 1,897 square foot homes closed within 40 days, one on the day it listed. The two larger upstairs homes, both listed near $600,000, took 88 and 200 days and closed at 89.17 and 91.82 percent of list, at $535,000 and $550,000. The Periwinkle villas held the best numbers in Forest Glen: a 96.30 percent median sold-to-list, the highest median price per square foot at $325.83, and no villa for sale on September 26, 2026. The MLS recorded one Bishopwood West closing in the year: a 1,869 square foot coach home in Bishopwood West I, listed at $469,900, closed March 16, 2026 at $450,000 after 98 days, 95.77 percent of list. The county index needs 36 months to reach ten sales, and shows 12 at a $594,000 median, from $450,000 to $750,000. No single-family Forest Glen home closed through the MLS in the twelve months to September 26, 2026. The state file shows five recorded Jungle Plum East sales in 2025 and early 2026 at an $835,000 median, from $760,000 to $990,000, and none in Jungle Plum West. One Jungle Plum East home was listed at $799,000 on September 26, after 71 days. This is a public record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. The most recent Forest Glen closing in the pull was a Periwinkle twin villa on September 11, 2026: three bedrooms, 1,534 square feet of living area, listed at a final $475,000. It went under contract in 5 days and closed at $475,000, 100 percent of list and about $310 per square foot of MLS living area, against the Periwinkle median of $325.83.
Three lessons follow for the next Periwinkle seller. First, it was the smallest Periwinkle plan and the lowest Periwinkle sale of the year, and it still sold at full price in under a week, because it was priced to its own plan rather than to the $630,000 and $650,000 sales of the larger 1,688 square foot villas. Second, with no other villa for sale that day, the buyer had nothing to compare it with inside the gates, which is the moment a correct price sells fastest. Third, it closed after the county's latest recorded sale, so it will not appear in the county record until the next extract; your valuation should include the sales both systems have not yet caught up with.
The slowest Forest Glen closing of the year was a ground-floor Bishopwood East garden home of 1,599 square feet. It closed on March 30, 2026 at $304,000 after 437 days on market, 78.96 percent of a $385,000 final list, and about $82,000 below the $386,000 a same-size ground-floor home in the same condominium brought three months later. The lesson is not that the home was worth $304,000. It is that a listing that sits through a season stops being shown, and the eventual price reflects the time on market as much as the home.
A lender's appraiser looks first for closed sales of the same neighborhood and plan within the last six to twelve months. In Forest Glen that often means two or three sales at most, sometimes one, and in Jungle Plum West none at all. We assemble that comparable set before you list, including the older and other-plan sales an appraiser will be forced to adjust, so the price we recommend is one a financed buyer's appraisal can support.
Forest Glen and Cedar Hammock Golf and Country Club face each other across Collier Boulevard, and each counts exactly 799 homes on the 2026 Collier County preliminary roll, so a Forest Glen buyer has very often toured Cedar Hammock the same week. Forest Glen offers more land, more preserve and lower single-family values; Cedar Hammock is denser and more condominium-weighted.

Choose Forest Glen if the buyer wants preserve views, the most land per home among the East Naples golf peers, a lower single-family entry point and a course golfers ranked No. 2 in Florida in 2023. Choose Cedar Hammock if the buyer wants a condominium-weighted community on the west side of the boulevard, a slightly shorter drive toward the Gulf and downtown, and accepts a higher assessed single-family median for it.
A Cedar Hammock shopper who ends up at Forest Glen has usually decided that land, preserve and a lower tax line outweigh the west-side address. Your listing should make that case in its first paragraph, with the numbers. A Jungle Plum East or Jungle Plum West seller can present Forest Glen's single-family values, assessed $95,000 to $140,000 below the houses across Collier Boulevard and taxed less, as value, with a preserve setting behind many lots. The 18 Jungle Plum West estate homes, 2,473 to 4,284 square feet with a $988,045 assessed median, sit above any peer's single-family median, so compare them with a peer's larger homes, not with a community median.
A Britannia or Bishopwood East seller is in a tighter race: condominium medians at Naples Heritage ($332,800) and Cedar Hammock ($335,978) sit within about $26,000 of Forest Glen's, and Eagle Creek's run lower. Condominium sellers win on specifics a buyer can verify: the building's flood zone, the association's insurance declarations page, its reserve position, and a full club membership that comes with a unit priced under $300,000.
Golfer reviews on Golf Advisor (now GolfPass) ranked Forest Glen No. 1 in the U.S. for course conditions in 2016 and No. 2 in Florida in the Golfers' Choice 2023 list. Those two lines belong in every Forest Glen listing, because a buyer comparing five bundled-golf communities in one afternoon remembers the ranking longer than the square footage.

Assessed value is the county's mass-appraisal estimate for tax purposes, not a sale price, and in every neighborhood with sales it sits below the recent sale median. Floor plans repeat inside each neighborhood (Britannia uses six plans, Bishopwood East four, Bishopwood West three, Barrington two and Periwinkle four, per the state roll file), so a well-built valuation matches your plan to the same plan's closings.
In the two-story coach and garden homes and the four-story Britannia buildings, floor level moves the price more than any finish: Bishopwood East's ground-floor homes closed at a $388,000 median against $280,000 upstairs, and Barrington's upstairs plan sat far longer than its ground-floor plan. Golf, lake and preserve frontage trade on view and privacy, and in a community where more than half the land is preserve, a rear view of pine flatwoods is a measurable adjustment from recorded sales.
An automated model needs many similar recent sales. Forest Glen produces about three dozen a year across seven neighborhoods and a price range from $245,000 to $990,000. The county roll values condominium units by plan, so it cannot see floor level, view or a renovation, and it codes the Periwinkle villa lots as condominiums. A number that blends a Britannia sale with a Periwinkle sale describes neither home, and your buyer sees that same estimate.
The MLS divides a sale price by the living area an agent enters; the state roll records its own living area. Forest Glen's MLS median is $242.68 per square foot of living area, from $210.14 in Britannia to $325.83 for the Periwinkle villas, and we never compute a price per square foot from county figures. Your valuation states which system every number came from.
With 13 active MLS listings, seven of them past 150 days, and owner listings on the club's own board, your list price is judged against the homes a buyer can walk that same weekend. We read their price histories and set your number where it wins the comparison rather than where it merely matches it. A Jungle Plum house usually sells to a household moving here full time; a Britannia condominium usually sells to a seasonal or second-home buyer. Homestead share is our arithmetic on the county's 2026 preliminary roll, and it sets the marketing calendar more than any other number on this page.
The Forest Glen story is the course and the land: an 18-hole Arthur Hills Signature course, refined by Ron Forse Design in 2024 with new TifEagle greens, ranked No. 2 in Florida by golfers in 2023, and about 352 acres of recorded native preserve, more than half the community. Those facts belong in the first paragraph of every listing, with the source beside each one.
Forest Glen sells from the air: the fairways, the fountain lakes and the pine flatwoods behind them. Professional architectural photography, aerial capture, floor plans and a video walkthrough are standard on every McGreevy and Comisar listing, not an upgrade you pay for.
The club invites owners to post homes for sale and for rent on its website free of charge and posts open houses each Friday for Saturday and Sunday from 1 to 4 PM, per the club's Real Estate page and open house list. We use the club's boards alongside full MLS exposure, and we speak the club's language: its categories (executive homes, estates, twin villas, coach homes, garden homes, condominiums) and floor-plan names such as the Hibiscus, Oleander and Willow coach homes or the Braxton and Cornell garden homes.
Buyers ask about the fee layers, the flood zone and the condominium documents at the first showing. We put the association list, the building's FEMA zone and any FEMA letter, the wind mitigation report, the roof permit and, for a condominium, the budget, rules, insurance declarations page and reserve information in the listing package from day one, each with its source. In Forest Glen the document file sells the home as much as the photographs.
The club's own Rentals Wanted board shows repeat seasonal renters seeking one- to three-month February and March stays, often golf-inclusive, which puts prospective buyers inside the gates exactly when the community is busiest. We launch condominium listings to our database and through MLS syndication before that window, so the seasonal buyer has seen the home, the documents and the flood file before booking a flight.
Not every Forest Glen owner wants a public launch. An estate sale, a divorce or a health change is often better handled quietly, through direct agent-to-agent outreach and our own buyer database. Less exposure can mean a lower price, and we will tell you plainly which way that trade is likely to land for your neighborhood and plan before you choose it.

The median Forest Glen closing gave up about 6.5 percent from its final list, and the spread is wide: Bishopwood East outcomes ran from 78.96 to 94.66 percent of list, and Britannia's from 89.09 to 100 percent. Four of the six lowest ratios belong to homes that sat for 105 days or more. A home priced on the recorded evidence leaves the buyer less room to argue, and we defend that price with the same evidence.
Every Forest Glen home is now 21 to 27 years old, so a buyer's insurer will ask for a four-point inspection, and a wind mitigation report can lower the premium. On a Jungle Plum house or a Periwinkle villa the roof is yours; in a condominium it is typically a building item in the association's budget and reserves, set by the declaration. We recommend the four-point and wind mitigation reports before listing, so a problem is found on your schedule rather than inside the buyer's inspection period.
A Jungle Plum or Periwinkle sale needs estoppel certificates from the master association and the neighborhood association; a condominium sale adds the condominium association. The state records name Cambridge Management for every Barrington, Bishopwood and Britannia entity, Complete Property Management of SW Florida for Jungle Plum East and Tropical Isles Management for Jungle Plum West and Periwinkle Villas, and the club office handles the master association. We order every certificate on the first business day after the contract is signed and write the contract dates around the slowest one.
In a Zone AH building, the buyer's lender will require flood insurance on a federally backed mortgage unless a current FEMA letter removes the structure, and a buyer who learns that late renegotiates. We price the flood file into the negotiation from the start: the building's zone, any 2012 letter, the association's master policy and, where one exists, an elevation certificate.

Selling a Forest Glen home costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100, two or three estoppel certificates, a municipal lien search and prorated property taxes. In Collier County the buyer customarily pays the owner's title policy, and any association charge due at closing appears on the estoppel certificate.

Florida charges $0.70 per $100 of consideration, or portion thereof, under Florida Statutes 201.02, and a Florida seller customarily pays it. At the MLS medians that is $1,959.30 on a $279,900 Britannia condominium, $2,702 on a $386,000 Bishopwood East garden home, $3,780 on a $540,000 Barrington coach home and $3,850 on a $550,000 Periwinkle villa. At the $835,000 Jungle Plum East recorded median it is $5,845. After commission, it is usually the largest single line on your closing statement.
In most Florida counties, including Lee County, the seller customarily chooses the closing agent and pays the owner's title policy. In Collier County the custom flips, and the buyer customarily chooses and pays. Nothing in the statutes fixes this, so the contract controls, and an owner who has sold before in Lee County should confirm the allocation in writing. Florida promulgates the title premium itself, so the rate is the same at every title company.
Florida caps what any association may charge for an estoppel certificate at $299 for a current account, plus $119 for delivery within three business days and up to $179 more if the account is delinquent, under Florida Statutes 720.30851 and 718.116 as amended in 2024. A Forest Glen condominium sale can need three certificates and a house or villa sale two. In Collier County practice the seller customarily pays them.
No first-party Forest Glen document we found publishes the dues, a capital contribution, a fund fee or a resale transfer fee. Figures for each circulate online, attributed to unnamed sources, and they disagree with each other, so this page does not repeat them. The closing charges for your home appear on the estoppel certificate, which states what is owed and to whom on the day of closing. Order it the day the contract is signed.
Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is fully negotiable and not set by law. What you negotiate with us is the listing side. Whether to offer anything toward the buyer's agent, or a concession toward the buyer's costs, is a separate decision we make together, based on the buyers your neighborhood and plan are likely to meet.

Your own net sheet uses your contract price, your own tax bill, your closing date and your estoppel figures, and we build it with you before you sign a listing agreement.
A Forest Glen seller's disclosure duties depend on what the seller owns. The master association and the Jungle Plum and Periwinkle associations are Chapter 720 homeowners associations, so the Florida Statutes 720.401 summary is owed before contract; the 13 condominiums are Chapter 718 associations with their own resale package. Every seller also owes known material facts.
Florida Statutes 720.401 says a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale," and on a resale the parcel owner, not a developer, supplies it. The contract itself must carry the statutory voidability warning in conspicuous type. If the summary is not delivered, the buyer may void the contract within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived. For a Jungle Plum or Periwinkle seller, whose home sits in the master association and a neighborhood association and in no condominium, this is the duty. Getting the timing wrong hands your buyer an exit that lasts until the closing table.
Section 720.401(2) says the section does not apply to associations regulated under Chapter 718. In Forest Glen, a condominium owner belongs to a Chapter 718 condominium association and also sits inside the Chapter 720 master association and a Chapter 720 neighborhood or commons association, so which disclosure duty governs depends on what you own, and the answer is not the same for a Periwinkle villa and a Britannia condominium. A condominium seller follows the resale rules in Florida Statutes 718.503, and because every Forest Glen condominium also sits inside two Chapter 720 layers, the careful course is to deliver the master summary as well. Confirm your own duty with your closing agent or attorney. This is information, not legal advice.
Membership in the club is bundled with ownership, per the club's own statement and the 2016 assessment that billed every member, and the exact membership classes are set in the master declaration (Official Records Book 2536, Page 1955, amended and restated at Book 4566, Page 2673). The estoppel certificate from each association settles what is owed at conveyance, which is why it decides the closing statement. The public documents we read do not show whether the master declaration restates the Section 720.401 duty or names who pays a closing charge, so this page does not claim it; your closing agent reads the recorded declaration for your sale.
A Britannia, Bishopwood or Barrington buyer is entitled to receive the condominium's declaration, articles, bylaws and rules, the annual financial statement and budget, the association's frequently asked questions document and a state governance form. Under the current statute it also includes the summary of any milestone inspection report, if applicable, and the most recent structural integrity reserve study, or a statement that none has been completed. A resale contract signed before the core documents arrive is voidable for 7 days, excluding weekends and legal holidays, after the buyer signs and receives them. None of the 13 condominium associations publishes these documents, so start requesting them the week you decide to sell.
Since October 1, 2024, Florida Statutes 689.302 requires a residential seller to complete a flood disclosure at or before contract, stating whether the seller has filed a flood damage insurance claim on the property, including with the National Flood Insurance Program, and whether the seller has received flood assistance, including from FEMA. A 2025 amendment added whether the seller knows of flooding that damaged the property during the seller's ownership. Answer all three from your own records.
Florida Statutes 689.261 requires that a buyer of residential property receive a property tax disclosure summary at or before contract, warning that the buyer should not rely on the seller's current taxes. In Forest Glen, where two identical Barrington units assessed at $419,400 carry 2026 preliminary estimates of $2,228.05 with homestead and $4,362.61 without, that warning describes a real change in carrying cost.
Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them: water intrusion, insurance claims, roof history, open permits and any association special assessment. Several Forest Glen facts are already public, and a buyer's attorney will find them: the building's FEMA zone, a 2012 FEMA letter the 2024 map no longer carries, and Britannia's structural reserve study. Better that they come from you.
Flood zone is decided building by building in Forest Glen. On FEMA panel 12021C0418J, effective February 8, 2024, the community mixes Zone AH, a shallow-ponding Special Flood Hazard Area, with shaded and unshaded Zone X. About 35 of 74 condominium buildings map AH, while the Jungle Plum and Periwinkle streets are almost entirely Zone X.

Building-by-building zones come from Collier County's structure-level address points overlaid on FEMA's National Flood Hazard Layer. The seven AH points in the plat group sit on Forest Glen Boulevard and common tracts, not on Jungle Plum Drive or Periwinkle Way. This is a mapping exercise, not a flood determination.
AH here reflects shallow ponding and overland flow between lakes, fairways and preserve, not storm surge. FEMA's own letters for Forest Glen buildings name the flood source as "ponding/overland flow," and the PUD's water-management plan sends stormwater into the preserve wetlands by design. That is a different hazard, and usually a different insurance price, from coastal surge, and a buyer should hear it that way.
FEMA issued Letters of Map Amendment in 2012 for many Barrington, Bishopwood and Jungle Plum East buildings under the 2012 map, but FEMA's current layer shows those letters as not incorporated into the 2024 map. Lenders read the current map unless a revalidation letter or a new letter exists. That is why all nine Bishopwood West III buildings, all of Bishopwood East II and III and six Barrington I buildings map AH again despite their 2012 letters.
The only base-flood-elevation line FEMA draws across Forest Glen on the current map is 10.5 feet NAVD88; surveyed ground at the 2012 letter buildings ran 12.0 to 13.8 feet. That makes many AH-mapped buildings appear to be candidates for a new letter, a per-building engineering question for a licensed surveyor and, in a condominium, an association project. The one elevation certificate Collier County holds inside Forest Glen shows a Jungle Plum Drive East finished floor at 13.0 feet.
Citizens Property Insurance requires flood coverage on personal residential policies that include wind, and by January 1, 2027 that applies to every such home regardless of zone or value. Condominium unit-owner policies are exempt. In the storms on record, exposure here has been wind and rain: the county's operations center 2.5 miles south logged a 106-knot gust in Irma in 2017, and the National Weather Service placed Ian's 2022 surge south and west of US 41, about 5 miles away. No county, news or association record we reviewed describes storm flooding inside Forest Glen.

Every owner also belongs to Forest Glen Golf and Country Club Master Association, which bills master and club dues quarterly on one statement. Management assignments change, so confirm the current manager before ordering documents.
When the club builds, every owner pays the same share on top of dues. In 2016 the master board approved a $949,376 outdoor dining facility (plus $80,000 contingency) and assessed every member $1,290, billed $215 a quarter for six quarters on the quarterly dues statement. That is a dated, historical charge, not a current one; a 2017 amendment to the declaration now sets a CPI-indexed $400,000 limit above which member approval rules apply. Ask each association whether any assessment is being billed today, and the estoppel certificate will confirm it.

No Community Development District covers Forest Glen, so there is no CDD bond assessment on any Forest Glen tax bill. Selling a Britannia, Bishopwood or Barrington condominium in Forest Glen adds a third association, a third estoppel, a Chapter 718 resale package and, in Britannia, the structural integrity reserve study. None of the 13 condominium associations publishes its budget or rules, so the seller who assembles them before listing controls the timeline.
Britannia's nine four-story buildings are the only Forest Glen condominiums under Florida's structural integrity reserve study and milestone inspection laws, based on unit numbering and building records. All four Britannia condominium associations appear in the state's SIRS reporting database, and buyers will read the study and reserve schedule in the resale package. Britannia's first milestone inspections fall due in the early to mid 2030s, 30 years after each building's certificate of occupancy. Put the study in front of buyers at the start, because a buyer who finds it late renegotiates.
Barrington's 23 buildings, Bishopwood West's 26 and Bishopwood East's 16 are two-story buildings, outside both the structural study and milestone laws, and they remain under Florida's general condominium reserve rules. A buyer comparing a Barrington coach home with a Britannia unit should hear that difference in plain terms, because it changes the reserve conversation.
Every Florida condominium association must carry adequate property insurance, with replacement cost determined at least every three years under Florida Statutes 718.111. Whether each Forest Glen master policy includes flood coverage, and what its named-storm deductible is, appears on the association's insurance declarations page. In an AH building, a lender may look at that page before deciding what coverage the loan requires, so request it before you list.
No condominium fee for any of the 13 condominiums is public, and neither is any association's approval procedure. We request the adopted budget, reserve schedule, insurance declarations page, any special assessment history and any purchaser approval requirement before your home goes live, and write the contract dates to match.
The Forest Glen rules that shape a sale, leasing minimums, tenant approval, pets and vehicles, are set in the recorded master declaration and in each neighborhood and condominium declaration, and none are published on public pages. They can differ building by building, so the documents for your home are the only reliable answer.
Renters obtain club privileges through a golf or social membership transfer, and owner listings on the club's rental board state the renter pays the club's transfer fee. The club does not publish the amount. Whether a given building allows a one-month lease, how many leases a year it permits and whether tenants need approval are set in that building's declaration, and an investor buyer should hear the answer on the first call.
A tenant in place is a showing constraint, because access runs through the tenant and the gate, and a closing constraint, because the lease and the tenant's club transfer have to end or carry over on terms the buyer accepts. Where you can, match the lease end to the expected closing, and give buyers the lease terms and any association approval up front.
Pet limits, vehicle and boat rules and garage or carport use are set in the recorded declarations, and none are published on a public page. Individual owner listings sometimes state their own no-pet or no-smoking terms; those are the owner's rules, not proof of an association rule. For a buyer with a boat, a large dog or two cars and one carport, these clauses decide the purchase, so we pull them before listing.

A Forest Glen listing should sell the life as well as the home: an Arthur Hills Signature course that comes with every home, four lighted pickleball courts, tennis, bocce and a 24-hour fitness center, a 1.9-mile preserve trail, A-rated zoned elementary and middle schools, a hospital about 3 miles away and Interstate 75 about a mile from the gate.

The 18-hole, par 72 course opened in 1999 on a Gordon Lewis layout. Arthur Hills and Steve Forrest redesigned it and it reopened December 1, 2008 as an Arthur Hills Signature course, and for the club's 25th anniversary in 2024 Ron Forse Design refined the layout and the greens were converted to TifEagle. The club lists the championship course at 6,820 yards, and the Florida State Golf Association rates the Black tees 73.8 with a 146 slope.
The club offers four dedicated, lighted pickleball courts, four tennis courts beside the clubhouse with a USPTA-led program, league bocce on new clay courts, a fitness center open 24 hours a day and a clubhouse pool with poolside service from Eagles Nest, the outdoor venue between the 9th and 18th holes. Some neighborhoods also have their own association pools.
About 352 acres of native vegetation are under preservation in eight recorded preserve tracts, more than half the community, and the club's site map marks a paved nature trail through the preserve in three legs of about 1.9 miles combined. For a buyer choosing between Forest Glen and a denser neighbor, the preserve behind the home is often the deciding line.
Every Forest Glen address is zoned for Lely Elementary, Manatee Middle and Lely High for 2026 to 2027; the state graded Lely Elementary A, Manatee Middle A and Lely High B in 2026. Physicians Regional's Collier Boulevard hospital, which describes itself as a 130-bed acute care facility with a 24-hour ER, is about 3 miles and 5 to 7 minutes away. Interstate 75 Exit 101 is about a mile from the gate, Fifth Avenue South about 15 minutes and the beach at the Naples Pier about 18 minutes, measured without traffic.
FDOT's rebuild of the I-75 Exit 101 interchange carries an estimated completion of late 2026. A petition to amend the Forest Glen PUD, scheduled for the county commission on September 22, 2026, would allow indoor-only membership sports and recreation space on the 9.6-acre commercial corner at Collier and Beck, outside the gates. A buyer will ask about both, and a straight answer with the public record beside it keeps the question from becoming an objection.

Forest Glen has exactly 799 homes: 658 condominium units in 13 condominiums (270 Britannia, 192 Bishopwood East, 104 Bishopwood West and 92 Barrington) and 141 platted lots (54 Periwinkle villas, 69 Jungle Plum East homes and 18 Jungle Plum West estate homes). That is the maximum the county's PUD ordinance allows, and all 799 are built.

That is roughly four market sales per hundred homes, so each listing carries real weight in its neighborhood.

The median closing sold at 93.49 percent of its final list price across all 32 MLS closings, and only 4 of 32 closed at or above list. By neighborhood the medians were 96.30 percent for the Periwinkle villas, 94.17 for Barrington, 93.19 for Britannia and 93.01 for Bishopwood East, and the single Bishopwood West closing reached 95.77.
It leans toward buyers. Thirteen active listings against 32 closings a year is about 4.9 months of supply, and a 93.49 percent median sold-to-list shows buyers negotiate. The Periwinkle villas, with no villa for sale on September 26, 2026, are the exception. A well-priced home still sells; an overpriced one waits out a patient buyer.

Club membership comes with every Forest Glen home, including a course golfers ranked No. 2 in Florida in 2023, which a golfer counts as value and a non-golfer weighs against the dues. A listing that states what the membership includes, and gives the estoppel's figures early, turns the question into a reason to buy.
It is bundled with ownership, so it goes with the home rather than being sold separately; the club calls Forest Glen "membership-inclusive." The exact membership classes are set in the recorded declaration and the club's documents. There is no separate club certificate to sell back, and the estoppel certificate shows anything owed at closing.
Expect the negotiated commission, documentary stamp tax at $0.70 per $100, two or three estoppel certificates, a municipal lien search and prorated taxes. No first-party Forest Glen document publishes a capital contribution, fund fee or transfer fee, so any association charge due at closing appears on the estoppel certificate, and the contract says who pays it.

Britannia's first milestone inspections fall due in the early to mid 2030s. The two-story Barrington and Bishopwood buildings are outside both laws.
Every seller delivers the flood disclosure and the property tax disclosure summary. A Jungle Plum or Periwinkle seller delivers the Chapter 720 disclosure summary before contract. A condominium seller delivers the Chapter 718 resale package: declaration, bylaws, rules, budget, financial statement, the frequently asked questions sheet and any structural study or milestone summary.
Section 720.401 does not apply to associations regulated under Chapter 718, but every Forest Glen condominium also sits inside the Chapter 720 master association and a Chapter 720 neighborhood or commons association, so the answer depends on what you own and how your closing agent reads it. The careful course is to deliver it as well. This is information, not legal advice.
Disclose the zone FEMA maps for your building today, on panel 12021C0418J effective February 8, 2024, and provide the documents that explain it. Forest Glen mixes Zone AH, shaded Zone X and unshaded Zone X, with no address in Zone AE or VE. A 2012 FEMA letter does not change today's map unless FEMA revalidates it.
In a Zone AH building, yes on a federally backed mortgage, unless a current FEMA letter removes the structure. About 35 of Forest Glen's 74 condominium buildings map AH, including all of Bishopwood East II and III, all of Bishopwood West III and both Britannia IV buildings. In Zone X the federal requirement does not apply, though a lender may still ask.
In an AH building, often yes. Surveyed ground at the 2012 letter buildings ran 12.0 to 13.8 feet, above the 10.5-foot base flood elevation FEMA draws across Forest Glen, so many AH buildings appear to be candidates for a new letter. In a condominium the letter covers the whole structure, so it is an association project.
Yes, if you know of it. Florida Statutes 689.302 requires a flood disclosure at or before contract covering flood insurance claims, federal flood assistance and known flooding during your ownership, and Johnson v. Davis covers other known damage. No county, news or association record we reviewed describes storm flooding inside Forest Glen.
Roof age and permit, opening protection, the wind mitigation form, the building's flood zone, and for a condominium whether the master policy includes flood and what the named-storm deductible is. Every Forest Glen home was built from 1999 to 2005, so insurers look hard at the roof. Have those answers in the listing package.
It depends on whether the home can be insured at a reasonable premium as it stands. Get a four-point and a wind mitigation inspection first. If carriers will bind, a credit usually beats a project; if not, a replacement to the current 163 mph code may widen the buyer pool. In a condominium the roof is typically the association's item.
Yes. In Bishopwood East the five ground-floor garden homes closed at a $388,000 median and the two second-floor homes at $280,000 each. In Barrington the four ground-floor 1,897 square foot homes sold within 40 days, while the two larger upstairs homes took 88 and 200 days. Floor level is the first adjustment we make.
Usually, and the county roll cannot see it, because it values condominium units by plan. Recorded sales of the same plan with and without a view are the evidence, and in a community where more than half the land is preserve, a rear view of pine flatwoods is a real line in the price.
No. The 2026 preliminary roll values Forest Glen homes below what they have sold for in every neighborhood with sales: Britannia's median sale of $337,000 in the state file sits against a $266,500 assessed median. Assessed value is a mass-appraisal estimate for taxes, not a price.
Often, if you are homesteaded, because Save Our Homes caps follow the owner rather than the house. Two identical Barrington units assessed at $419,400 carry 2026 preliminary estimates of $2,228.05 with homestead and $4,362.61 without. At 2025 millage a Barrington buyer at $540,000 could face about $5,673 with no exemption; that is an illustration, not a quote.
No. No Community Development District covers Forest Glen, and 2025 bills for a Forest Glen condominium and a single-family home carry no CDD line; single-family bills carry only the county's garbage charge. That is worth stating in your listing against newer neighbors with a district assessment.
It ends with your ownership, and your buyer's tax bill resets toward full assessed value. If you buy another Florida homestead, you may transfer accumulated Save Our Homes benefit within statutory limits by filing with the new homestead application; homestead status is fixed on January 1, so time the two closings around it.
That depends on your ownership, use and basis, and it is a question for your CPA. Florida has no state personal income tax, but federal rules apply, and a foreign seller faces FIRPTA withholding at closing. Bring your CPA in before you sign a listing agreement, not after.
The club's own Rentals Wanted board shows repeat seasonal renters seeking one- to three-month February and March stays, and renters obtain club privileges through a golf or social membership transfer. Yes. The club invites owners to list homes for sale and for rent on its website free of charge and posts open houses each Friday for Saturday and Sunday showings from 1 to 4 PM. We treat the club board as one channel alongside full MLS exposure and our own buyer database, not as a replacement for them.
You can, legally, and the club board gives you a free place to advertise. In practice the buyer is usually represented, a condominium sale needs three estoppels and a Chapter 718 package, and a flood question in an AH building can stall a lender. The risk is rarely the paperwork; it is a contract that fails late because a step was missed.
Compare the net, not the word cash. An instant offer prices in a discount for speed, and in a market with 4.9 months of supply that discount can be large. If speed matters most, a quiet, targeted sale through agent outreach can be both fast and competitive.
Every commission is negotiable and not set by law. Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS and buyers sign written agreements with their own agents. What you negotiate with us is the listing side; any offer toward the buyer's agent or the buyer's costs is a separate decision.

During the Newman Road Fire in April 2026, Forest Glen was included in evacuation alerts and WGCU reported that evacuations were lifted for the Forest Glen community; no report found describes damage inside Forest Glen. A buyer may still ask, and a plain answer with the public record beside it keeps the question from becoming an objection.
FDOT's rebuild of the I-75 Exit 101 interchange carries an estimated completion of late 2026, and a PUD amendment for indoor recreation on the commercial corner at Collier and Beck was scheduled for the county commission on September 22, 2026. Buyers ask about both; we answer with the public record and the dates.
