Barrington is Forest Glen's newest coach home neighborhood: 92 two-story condominiums in 23 buildings on Forest Glen Blvd, built 2003 to 2004, with full golf club membership. Sell or buy with McGreevy and Comisar.
By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated September 2026.
Barrington is a 92-home coach home neighborhood inside the master-planned community of Forest Glen Golf and Country Club in Naples, Florida. Built 2003 to 2004 along Forest Glen Boulevard, Barrington sits closest to the club entrance among Forest Glen's four condominium neighborhoods, and its two-story, four-unit buildings carry some of the largest living areas in the community outside the single-family sections.
Barrington is organized as three recorded condominiums, Barrington I, II and III of Forest Glen, all governed day to day by a single umbrella association, Barrington Commons Association, Inc., under the Forest Glen Golf and Country Club Master Association. That two-tier structure, master plus commons plus condominium, is simpler than Forest Glen's other condominium neighborhoods, none of which have a separate Barrington-only neighborhood association layer. If you are comparing Barrington to Forest Glen's other four-hundred-plus condominium homes, the practical differences are unit size, building age, flood-zone exposure and, as the numbers below show, resale price.
If you're searching for the best realtor for Barrington at Forest Glen in Naples, Florida, whether you're ready to sell your Barrington home or buy your next one, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, Top 1% Nationally since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc.
Recent Barrington track record (last 12 months): 6 Barrington resales closed in the Southwest Florida MLS between September 2025 and September 2026, at a median $540,000 and a range of $490,000 to $560,000, with a median 33 days on market and a 94.17% median sale-to-list ratio. Two more Barrington homes were active for sale on September 26, 2026, at $550,000 and $575,000. We tracked every one of those six Barrington closings against the county's own recorded-sale file to build this page, and in the last 12 months we represented buyers and sellers across Forest Glen's coach home neighborhoods, including Barrington. (Pulled from Southwest Florida MLS Matrix, September 26, 2026.)

Living in Barrington means owning a two-story coach home on Forest Glen Boulevard, inside a gated golf community that the Forest Glen Golf and Country Club official website describes as "a gated, membership-inclusive community" built on 630 acres east of Collier Boulevard (State Road 951) in East Naples. Every Barrington owner belongs, through the Forest Glen Golf and Country Club Master Association, to the club that owns the golf course, clubhouse, Eagles Nest activity center, tennis, pickleball and bocce courts, pool and preserves, so buying in Barrington means buying into full club access, not a stripped-down membership tier.
Barrington's 92 homes sit in 23 two-story buildings of four units each, addressed 3880 to 3952 Forest Glen Blvd, a short walk or golf-cart ride from the clubhouse at 3855 Forest Glen Blvd. Whether you are ready to get a free Barrington home valuation or want Marc's help buying in Forest Glen, McGreevy and Comisar can walk you through what makes Barrington different from Forest Glen's other three condominium neighborhoods.
Data updated: September 2026. Barrington's Southwest Florida MLS trailing-12-month market shows 6 closed sales at a $540,000 median, a range of $490,000 to $560,000, a median 33 days on market, a 94.17% median sale-to-list ratio and a median $260.94 per square foot on MLS living area, alongside 2 active listings on September 26, 2026 at $550,000 (3904 Forest Glen Blvd #7-101, Barrington I, 13 days on market) and $575,000 (3952 Forest Glen Blvd #101, Barrington III, 9 days on market).
A separate, independent read comes from Collier County's own recorded-sale records: in the 24 months ending September 2026, the county recorded 11 qualified (arm's-length) sales in Barrington at a $535,000 median and a $460,000 to $570,000 range, every one of them a resale, since no new Barrington homes have been built since 2004. The MLS and county figures measure different windows and different sale populations (MLS trailing 12 months of closed listings versus county trailing 24 months of every recorded deed transfer, listed or not), so they will not match exactly, but both point to the same story: Barrington resales in 2026 are clustering in the $490,000 to $570,000 band, roughly $100,000 above Forest Glen's community-wide condominium median.
Barrington was built in 2003 and 2004 as the last of Forest Glen's four condominium neighborhoods to be completed, following Bishopwood West (2000 to 2002), Bishopwood East (2000 to 2005) and the first phases of Britannia (2000 onward). Forest Glen itself was developed under the Forest Glen Golf Community Limited Partnership (Sunbiz B99000000193, filed May 14, 1999, now inactive), whose general partners were Westbrook Forest Glen, L.L.C. of Dallas and Ronto Golf Estates, Inc. of Naples; a 2011 Business Observer profile of the Ronto Group states the company "has completed 10,000 condos and 2,000 single-family homes, including Palmira in Bonita Springs and Forest Glen in Naples."
Barrington's three condominiums were recorded in sequence: Barrington I of Forest Glen (Florida DBPR project PR1U026490, 32 units, recorded January 31, 2003), Barrington II (DBPR PR1U026853, 32 units, recorded July 9, 2003) and Barrington III (DBPR PR68907, 28 units, recorded December 16, 2003). Lennar Homes, Inc. appears as the original managing-entity contact on the Barrington I DBPR filing, consistent with the club's own Real Estate page, which recounts an agent who began in 2002 "starting with Lennar Homes at Forest Glen."
Barrington's 92 homes come in two floor plans, both two-story, two-bedroom-plus-den designs of 1,897 or 2,193 square feet of living area, split roughly evenly across the community (46 units of each plan, per the Florida Department of Revenue's 2026 preliminary tax roll). The club markets Barrington under its "coach home" product label, the same category it applies to Bishopwood West; the two neighborhoods are Forest Glen's only four-unit-per-building coach home product, as opposed to Bishopwood East's twelve-unit garden home buildings or Britannia's thirty-unit elevator buildings.
Barrington I holds 32 units in 8 buildings, addressed roughly 3880 to 3908 Forest Glen Blvd, and was the first of the three condominiums recorded, in January 2003. On the 2026 Collier County preliminary roll, Barrington I's homes carry a median assessed (not sale) value of $438,035 and a median $4,362.61 in total taxes, with 14 of 32 units, 43.8%, carrying a homestead exemption.
Barrington II also holds 32 units in 8 buildings, addressed roughly 3912 to 3925 Forest Glen Blvd, recorded in July 2003. Its Sunbiz record shows a "cancel administrative dissolution" event, meaning an administrative dissolution was reversed, not a live compliance problem; the association remains active. Its median assessed value on the 2026 roll is also $438,035, with 20 of 32 units, 62.5%, homesteaded.
Barrington III holds 28 units in 7 buildings, addressed roughly 3928 to 3952 Forest Glen Blvd, the last of the three recorded, in December 2003. Its median assessed value on the 2026 roll is $438,035 as well, with 18 of 28 units, 64.3%, homesteaded, the highest owner-occupancy share of the three.
Barrington owners have full access to every Forest Glen Golf and Country Club amenity through the master association: an 18-hole golf course on a roughly 195-acre parcel, the roughly 20,600-square-foot clubhouse at 3855 Forest Glen Blvd, the Eagles Nest activity center, tennis, pickleball and bocce courts, a community pool, dining, and the preserve and nature-trail acreage that makes up nearly half the PUD's total land. None of these amenities belong to Barrington alone; they belong to the master association that every Forest Glen home, including every Barrington coach home, is required to join.
Barrington Commons Association, Inc. (Sunbiz N02000004716) additionally owns one 2.81-acre common tract, Tract 4 at 3929 Forest Glen Blvd, sitting inside the Barrington footprint; the county roll does not record a structure on it. If you would rather see the clubhouse and course in person than read about them, request a Barrington valuation and we will walk the amenities with you, or call Marc at (239) 287-5873 to set up a private tour and talk about buying in Forest Glen.
Owning in Barrington means paying into at least two, and for most owners three, separate fee lines: the Forest Glen Golf and Country Club Master Association's quarterly assessment, which covers the club and bundled golf; the Barrington condominium association's own assessment, which covers building insurance, reserves and maintenance for that specific condominium (Barrington I, II or III); and Barrington Commons Association's assessment for the shared tract and any commons-level expense. None of the three current dollar amounts is published on a first-party page as of this writing.
We are not going to hand you an agent-aggregator number that we cannot source. Multiple listing portals and membership consultancies publish conflicting Forest Glen dues figures, from roughly $1,953 to over $10,000 depending on the source and the period, and not one of them cites a budget, an estoppel certificate or an association document. Rather than repeat an unverifiable figure, we tell buyers and sellers the honest, sourced answer: get the current master, commons and condominium assessment amounts, in writing, from Cambridge Management (9001 Highland Woods Blvd, Suite 1, Bonita Springs, FL 34135), the management company for all three Barrington condominiums and Barrington Commons, before writing an offer or listing a Barrington home. At closing, Florida law requires the amounts due to be disclosed on the association's estoppel certificate, and that estoppel certificate, not a marketing page, is the authoritative source for what a Barrington buyer will actually owe. (No first-party Forest Glen dues figure was located as of September 2026; see the disclosure note below.)
A Barrington owner pays into a two-tier association stack, simpler than Bishopwood East's or Britannia's three-tier stack (master, neighborhood association, individual condominium). Barrington has no separate neighborhood association layer between the master and the condominiums; Barrington Commons Association functions as the umbrella that Barrington I, II and III condominium owners share, and Barrington Commons itself answers to the master association. In practice that means a Barrington I owner writes checks (or has automatic payments) to two entities, Cambridge Management on behalf of Barrington I of Forest Glen Condominium Association plus Barrington Commons, and separately to the Forest Glen Golf and Country Club Master Association for club dues.
Closing costs specific to a condominium sale, the estoppel certificate fee and any transfer or capital contribution charge the declaration authorizes, appear on the estoppel certificate itself, per Florida's statutory estoppel-fee schedule; we do not publish a specific dollar figure here because none is confirmed for Barrington's associations as of September 2026.
Barrington is governed by a stack of recorded documents: the master Declaration of Covenants for Forest Glen Golf and Country Club (Official Record Book 2536, Page 1955, later amended and restated at OR 4566, Page 2673); and three condominium declarations, Barrington I (Official Record Book 3209, Page 1683), Barrington II (OR 3336, Page 2592) and Barrington III (OR 3465, Page 1845), each recorded with the Collier County Clerk of Courts. Barrington Commons Association, Inc. (Sunbiz N02000004716) and the three condominium associations, Barrington I (N02000004589), Barrington II (N03000000647) and Barrington III (N03000002457), are each active Florida not-for-profit corporations managed by Cambridge Management.
Architectural review, staging and sign rules for a Barrington sale run through the condominium association's own rules and regulations, not the master association; ask Cambridge Management for the current architectural review committee (ARC) rules before installing a for-sale sign or making an exterior change ahead of a listing. We keep a copy of the master declaration's public index entry in the Downloadable Documents section below.
No. Barrington is an all-ages community, like every neighborhood inside Forest Glen; none of Forest Glen's seven neighborhoods carries a Housing for Older Persons Act (HOPA) 55-and-over registration, based on the recorded declarations and Sunbiz filings reviewed for this page. That distinguishes Forest Glen, and Barrington within it, from some nearby East Naples golf communities that do restrict occupancy by age, and it means a Barrington buyer is not required to meet any age threshold to close.
Barrington's specific minimum lease term, leases-per-year cap and rental approval fee are set in the Barrington I, II and III condominium declarations and rules, which are not published on a public, first-party page as of September 2026; Cambridge Management, the associations' manager, holds the current rental rules and any waiting-list or approval process. Forest Glen as a whole does actively market rentals; the club's own Properties for Rent page lists current rental listings across the community, including Barrington coach homes labeled "Coach Home" in the club's own listing language.
If a rental strategy is part of your Barrington purchase plan, confirm the current lease-term minimum and approval fee with Cambridge Management before you write an offer; we build that confirmation into every Barrington buyer consultation.
Barrington's specific pet limits, by number, weight or breed, are set in the Barrington condominium declarations and are not published on a public, first-party page as of September 2026. As with rentals, Cambridge Management holds the current pet rules for Barrington I, II and III; because the three condominiums share a common building type and were built within two years of each other, their pet rules are likely similar but are not guaranteed to be identical, so a buyer bringing pets should confirm against the specific building's declaration before closing.
Barrington sits inside FEMA's Zone AH, a Special Flood Hazard Area of shallow ponding, on 13 of its 23 buildings, per Collier County's structure-level address points laid over the National Flood Hazard Layer on FIRM panel 12021C0418J, effective February 8, 2024; the other 10 buildings sit in Zone X or shaded Zone X, outside the mapped Special Flood Hazard Area. By condominium, 6 of Barrington I's 8 buildings, 5 of Barrington II's 8 and 2 of Barrington III's 7 are mapped Zone AH. The one Base Flood Elevation line crossing the footprint reads 10.5 feet NAVD88.
Thirteen FEMA Letters of Map Amendment (LOMAs) were issued for Forest Glen buildings in 2012 and 2013, including four covering Barrington: 12-04-6429A (Barrington I, all 8 buildings), 12-04-6430A (Barrington II, buildings 9 to 12 and 20 to 23), and 12-04-6163A and 12-04-6434A (Barrington III). Every one of those LOMAs cited surveyed lowest adjacent grades of 12.0 to 13.8 feet NAVD88, well above the old flood-source elevation, and each was issued against ponding or overland-flow flooding, not storm surge. The National Flood Hazard Layer marks all thirteen "Not incorporated" into the current 2024 map, meaning FEMA has not revalidated them onto the newer panel; a Barrington owner or buyer holding a 2012 LOMA letter should not assume it still applies, and should ask a flood engineer or surveyor whether a new Letter of Map Amendment or Elevation Certificate is worth pursuing. Forest Glen's hurricane evacuation zone is Zone D, the lowest-priority evacuation tier on both Collier County's and the state's evacuation layers, even though the same footprint sits inside the Category 3 SLOSH storm-surge zone, a contradiction the county's own layers do not resolve.
Every Barrington address is zoned for Lely Elementary School, Manatee Middle School and Lely High School for the 2026 to 2027 school year, per the Collier County Public Schools zone lookup run against a Barrington street address, 3904 Forest Glen Blvd. That is the same school assignment as every other Forest Glen neighborhood, so choosing Barrington over Bishopwood, Britannia, Periwinkle or the Jungle Plum sections never changes which schools your children are zoned for.
Barrington sits inside the Forest Glen of Naples Planned Unit Development (PUD), Collier County Ordinance No. 99-69, as amended, a roughly 630 to 635-acre PUD in Section 2, Township 50 South, Range 26 East. The most recent PUD activity is an amendment, PL20240010278, noticed for a Board of County Commissioners hearing on September 22, 2026, to add up to 36,720 square feet of indoor membership sports and recreation clubs on the 9.6-acre commercial tract at the southeast corner of Collier Boulevard and Beck Boulevard, cap all uses on that tract at 100,000 square feet, and remove that tract's vehicle access from Collier Boulevard. As of this page's research, the hearing's outcome had not been confirmed in a source available to us; buyers and sellers evaluating a Barrington purchase around that date should ask us for the current status, since the commercial tract sits at the community's entrance road, not inside the residential gates.
Barrington itself is fully inside the residential, gated portion of the Forest Glen PUD, so nothing commercial sits directly adjacent to Barrington's own buildings. The nearest non-residential parcel to the community as a whole is the 9.6-acre commercial tract at Collier Boulevard and Beck Boulevard, zoned inside the PUD but outside the gates, plus the Greater Naples Fire Rescue District's Station 72 at 3820 Beck Blvd, a one-acre public-safety parcel that is a neighbor to Forest Glen rather than a part of it. Neither adjoins Barrington directly; both sit at the community's Beck Boulevard edge, roughly a half-mile or more from Barrington's Forest Glen Boulevard address range.
Barrington is reached through Forest Glen's single gated entrance off Forest Glen Boulevard, the same gate every Forest Glen neighborhood shares; there is no separate gate for Barrington. Day-to-day management for Barrington I, II, III and Barrington Commons runs through Cambridge Management (formerly Cambridge Property Management), 9001 Highland Woods Blvd, Suite 1, Bonita Springs, FL 34135, which also manages Britannia's and Bishopwood's associations, so a Barrington owner calling about trash pickup, mail, a gate transponder or a maintenance issue reaches the same management company that handles most of Forest Glen's condominium stock.
For everyday errands, Barrington sits directly across Collier Boulevard from a Walmart Supercenter, with a Publix at Naples Lakes Village Center, 8585 Collier Blvd, a few minutes away. Whether you are ready to get a free Barrington home valuation or want Marc's help buying in Forest Glen, we can walk you through the gate, the guard schedule and the daily routine before you commit.
Barrington is one of seven Forest Glen neighborhoods, and on trailing-12-month Southwest Florida MLS data it is Forest Glen's second-highest-priced condominium neighborhood by median sold price, behind only Periwinkle Villas' platted twin villas. The table below benchmarks Barrington against every other Forest Glen neighborhood with a trailing-12-month MLS sale, using the same yardsticks: median sold price, median dollars per square foot on MLS living area, median days on market and median sale-to-list ratio.
Neighborhood | Home type | T12 MLS sales | Median sold | Median $/sq ft | Median DOM | Median sale-to-list |
|---|---|---|---|---|---|---|
Barrington | Coach home, 2-story, 4 per building | 6 | $540,000 | $260.94 | 33 | 94.17% |
Periwinkle Villas | Twin villa, platted fee-simple lots | 7 | $550,000 | $325.83 | 36 | 96.30% |
Bishopwood West | Coach home, 2-story, 4 per building | 1 | $450,000 | $240.77 | 98 | 95.77% |
Bishopwood East | Garden home, 2-story, 12 per building | 7 | $386,000 | $241.40 | 105 | 93.01% |
Britannia | Condominium, 4-story elevator, 30 per building | 11 | $279,900 | $210.14 | 53 | 93.19% |
Jungle Plum (East and West) | Single-family | 0 | n/a | n/a | n/a | n/a |
Read plainly, Barrington sells faster and closer to full price than every other Forest Glen condominium neighborhood except Periwinkle Villas, and Barrington's $260.94 median dollar-per-square-foot sits below Periwinkle's $325.83 but well above Bishopwood West, Bishopwood East and Britannia. (Southwest Florida MLS Matrix, pulled September 26, 2026, trailing 12 months.)
Barrington's honest advantages start with product and price: its 1,897 and 2,193-square-foot coach home plans are among the largest condominium floor plans in Forest Glen, its buildings are the community's second-newest condominium stock (2003 to 2004, newer than Bishopwood East, Bishopwood West and most of Britannia), and its trailing-12-month resale numbers, a $540,000 median and a 33-day median time on market, are the strongest of any Forest Glen condominium neighborhood besides Periwinkle Villas.
The honest tradeoffs: 13 of Barrington's 23 buildings sit in FEMA's mapped Zone AH, more exposed on paper than Bishopwood West's zero-of-seven AH buildings, even though Barrington's own 2012 LOMAs (not currently revalidated) argued several of those same buildings sit above the flood source. Barrington also has no published fee figure for its master, commons or condominium assessments, so a buyer has to request the current numbers from Cambridge Management rather than read them on a marketing page, a gap this page is honest about rather than papering over with an unsourced number.
Barrington and Bishopwood West are Forest Glen's only two coach home neighborhoods, both built as two-story, four-unit buildings on nearly identical 1,869 to 2,193-square-foot floor plans, which makes them the natural side-by-side comparison for a buyer choosing between Forest Glen's coach home product. The difference that shows up in the numbers is age, flood exposure and current resale activity: Bishopwood West is a year or two older (built 2000 to 2002 versus Barrington's 2003 to 2004), carries a lower flood-zone exposure (0 of its 7 Bishopwood West I buildings map Zone AH, though Bishopwood West III's buildings are 9 of 9 AH), and has traded far less often in the last 12 months, one closed MLS sale to Barrington's six.
Criterion | Barrington | Bishopwood West at Forest Glen |
|---|---|---|
Product | Coach home, 2-story, 4 units per building | Coach home, 2-story, 4 units per building |
Units / buildings | 92 units in 23 buildings | 104 units in 26 buildings |
Built | 2003 to 2004 | 2000 to 2002 |
Living area | 1,897 to 2,193 sq ft | 1,869 to 2,193 sq ft |
T12 MLS sales | 6 | 1 |
Median sold, T12 | $540,000 | $450,000 (single sale) |
Median $/sq ft, T12 | $260.94 | $240.77 |
Median DOM, T12 | 33 | 98 |
FEMA Zone AH buildings | 13 of 23 | 10 of 26 |
Best fit for | A buyer who wants the newer coach home stock and is comfortable underwriting a mapped-AH building against its 2012 LOMA history | A buyer who prioritizes older construction with somewhat lower aggregate flood-zone exposure and is patient with a thinner, slower resale market |
Neither neighborhood is objectively better; they are the same product at two ages and two price points, and the right one depends on whether a buyer weighs Barrington's faster resale and newer construction more heavily than Bishopwood West's marginally lower flood-zone footprint. We walk every coach home buyer through both before they write an offer.
If you're searching for a Barrington listing agent, or thinking, "I need someone to sell my Barrington home," McGreevy and Comisar is Southwest Florida's Top 1% Real Estate Agents Nationally Since 2008, with a 5 Star Award for Customer Satisfaction for 21 Straight Years (only 5 out of 21,000-plus Gulfshore Life-rated licensees), the #1 Team in Southwest Florida since 2012, and, alongside our Domain Realty Group team, over $2.5 billion in real estate sold.
In the last 12 months we tracked all six Barrington closings in the Southwest Florida MLS: a $540,000 median sale price, roughly $3.24 million in combined closed volume, a median 33 days on market and a 94.17% median sale-to-list ratio. Selling a Barrington coach home has its own mechanics that generic Naples selling advice misses: your buyer's lender will want current condominium and commons association estoppel information, your condominium association's rules govern for-sale signage and any staging changes to the exterior, and if your building sits in the mapped Zone AH (13 of Barrington's 23 do), a well-documented flood history, including the building's 2012 LOMA, can materially help an appraisal or a buyer's flood-insurance shopping.

Five quick answers for Barrington sellers:
Barrington's declarations do not appear to require board approval of a buyer, unlike some Florida condominiums, but your buyer's closing will still require an estoppel certificate from Barrington Commons and from your specific condominium (I, II or III), so budget the statutory estoppel fee and lead time.
Check your condominium's architectural review rules through Cambridge Management before installing a sign; sign placement, size and duration are typically governed at the condominium level, not the master association.
A median of 33 days on market over the trailing 12 months, the fastest of any Forest Glen condominium neighborhood except Periwinkle Villas' 36-day median, and well ahead of Bishopwood East's 105-day median.
It affects your buyer's flood-insurance shopping, not necessarily your sale price; if your building holds one of the four 2012 Barrington LOMAs, disclose it and its "not incorporated" status on the current 2024 map so your buyer's lender and insurer have the full picture up front.
Use both: the MLS trailing-12-month $540,000 median reflects listed sales, while the county's 24-month $535,000 median captures every recorded transfer, listed or not. The two agreeing within $5,000 is itself useful evidence that Barrington's market has been stable through 2026, not swinging in either direction.

These are the questions Barrington buyers ask us most often, answered plainly and sourced to the same recorded documents, county data and Southwest Florida MLS Matrix pulls used throughout this page, covering product, governance, flood risk, schools and how Barrington compares to Forest Glen's other coach home neighborhood, Bishopwood West.
A coach home in Barrington is a two-story, attached condominium in a four-unit building, with two ground-floor and two second-floor units per building, in one of two floor plans, 1,897 or 2,193 square feet.
Barrington has 92 homes across three condominiums, Barrington I (32 units), Barrington II (32 units) and Barrington III (28 units), in 23 buildings.
Barrington was built in 2003 and 2004, recorded as three condominiums in that order, Barrington I first (January 2003) through Barrington III last (December 2003).
No. Barrington, like all of Forest Glen, is an all-ages community with no 55-and-over registration on file.
Barrington sits under a two-tier structure: the Forest Glen Golf and Country Club Master Association at the top, and Barrington Commons Association plus the Barrington I, II and III condominium associations underneath, all managed by Cambridge Management.
13 of Barrington's 23 buildings are mapped FEMA Zone AH, a shallow-ponding Special Flood Hazard Area; the other 10 sit in Zone X or shaded Zone X. Four of Barrington's buildings hold 2012 flood-map amendments that FEMA has not revalidated onto the current 2024 map.
Lely Elementary, Manatee Middle and Lely High, per Collier County Public Schools' 2026 to 2027 address-based zone lookup.
Yes. Forest Glen has a single gated entrance shared by every neighborhood, including Barrington; there is no separate Barrington-only gate.
Likely yes, subject to a minimum lease term and approval process set in your condominium's declaration; confirm the current rules with Cambridge Management, since the specific term and fee are not published on a first-party page.
Both are Forest Glen's coach home product on nearly identical floor plans; Barrington is newer (2003 to 2004 versus 2000 to 2002) and has sold far more actively in the last 12 months, 6 MLS closings to Bishopwood West's 1.
No. Florida's milestone inspection and Structural Integrity Reserve Study laws apply only to condominium buildings three habitable stories or taller; Barrington's buildings are two stories, so they fall outside both requirements. Only Britannia's four-story buildings, elsewhere in Forest Glen, are subject to them.
It covers bundled club access, the golf course, clubhouse and community amenities, billed quarterly by the master association; the current dollar amount is not published on a first-party page as of September 2026, and buyers should request it directly from Cambridge Management or the club before writing an offer.
Pet limits are set at the individual condominium level and are not published on a first-party page; confirm current pet rules for the specific Barrington building with Cambridge Management before closing.
Barrington sits east of Collier Boulevard (State Road 951) in East Naples, on Forest Glen Boulevard, inside the same 630-acre Forest Glen footprint as every other Forest Glen neighborhood.
Cambridge Management (formerly Cambridge Property Management), 9001 Highland Woods Blvd, Suite 1, Bonita Springs, FL 34135, manages Barrington I, II, III and Barrington Commons Association.
Barrington sellers ask us a different set of questions than buyers do, mostly about pricing against real trailing-12-month comparables, estoppel certificates, disclosure obligations and how quickly homes are actually moving right now, so we answer all of it here with the same MLS and county sourcing used throughout this page, question by question.
Barrington's trailing-12-month MLS median sold price is $540,000, in a $490,000 to $560,000 range; the exact value of your specific unit depends on floor plan (1,897 or 2,193 square feet), floor, building flood-zone status and condition. Six, per Southwest Florida MLS Matrix, trailing 12 months ending September 26, 2026.
A median of 33 days on market over the trailing 12 months, faster than every other Forest Glen condominium neighborhood except Periwinkle Villas.
A median 94.17% sale-to-list ratio over the trailing 12 months.
Forest Glen-wide closings over the last 12 months clustered heavily from November through April, so a listing that hits the market ahead of season typically has more buyer traffic to work with; talk to us about timing your specific unit.
Yes, disclose your building's FEMA zone and, if applicable, its 2012 Letter of Map Amendment and that amendment's "not incorporated" status on the current map, so your buyer and their lender have complete information.
Your buyer's lender and title company will request the condominium declaration, current rules and regulations, recent budget, and an estoppel certificate from both your condominium association and Barrington Commons; order the estoppel early, since Florida law sets a turnaround window and a fee schedule for it.
The fee is set by Florida's statutory estoppel certificate fee schedule, not by us; ask Cambridge Management for the current fee for your specific Barrington condominium and for Barrington Commons.
If the declaration authorizes one, it will appear on the estoppel certificate; we do not publish an unsourced transfer-fee figure here, and neither should any listing you sign.
Barrington's two-story buildings fall outside the stricter condo-financing overlays that some lenders apply to buildings three stories and taller with pending milestone inspections or unfunded reserve studies, since Barrington is not subject to either requirement.
Yes; Barrington's two plans, 1,897 and 2,193 square feet, do not always carry the same per-square-foot value, so comparing your listing only to Barrington's overall median can under- or overprice a specific plan.
Sign placement and exterior changes typically run through the condominium's architectural rules, not the master association; check with Cambridge Management before installing a sign or making an exterior change.
Barrington's $540,000 trailing-12-month median outpaces Bishopwood West's single $450,000 sale in the same window; see the full comparison table above.
Barrington's $540,000 median is roughly $260,000 above Britannia's $279,900 trailing-12-month median, reflecting Britannia's smaller unit sizes and four-story elevator-building product.
Barrington's larger 1,897 to 2,193-square-foot plans and full golf-club membership tend to draw buyers moving up from smaller Forest Glen condominiums or from outside the community altogether, rather than buyers comparing Barrington only to Britannia's smaller units.
Most buyers' insurers will require one on a 2003-to-2004 building regardless of association rules; budget for it as part of your listing preparation.
Homestead status does not transfer to your buyer; 43.8% to 64.3% of Barrington's owners across its three condominiums currently carry a homestead exemption, and your buyer will start fresh on the following tax year.
Address any deferred exterior maintenance the condominium association would otherwise flag at inspection, and confirm your unit's air conditioning and roof are documented, since coach homes built in 2003 to 2004 are approaching the age where buyers' inspectors focus closely on both systems.
Yes; a mapped Zone AH building sells routinely in Barrington, but disclose the zone and any LOMA history so your buyer's insurance shopping starts with accurate information rather than a surprise at closing.
Based on Forest Glen's closing pattern (heaviest November through April), listing in the fall ahead of season generally maximizes buyer traffic for a Barrington coach home.
Florida does not require one, but many Barrington sellers use a real estate attorney or title company experienced with the estoppel-certificate process for a multi-tier association like Barrington's; we can recommend one.
We tracked every one of the last 12 months' Barrington closings to price your home against real, verified comparables rather than a generic Naples estimate, and we market to the buyer pool already active in Forest Glen's coach home neighborhoods.
Disclose any pending or approved special assessment; it will also surface on the estoppel certificate, and hiding it only creates a closing-day problem instead of an up-front conversation with your buyer.
Closing speed depends mostly on your buyer's financing and the estoppel-certificate turnaround from Barrington Commons and your condominium association; a cash buyer can often close in two to three weeks once the estoppel is in hand.
Master-association membership is tied to ownership, so your buyer becomes a member on closing; any club-side transfer paperwork or fee should be confirmed with the master association ahead of closing.
Outstanding assessments typically must be satisfied at or before closing; your estoppel certificate will show any amount owed, so resolve it early rather than at the closing table.
Barrington's 94.17% median sale-to-list ratio and 33-day median time on market over the last 12 months point to a healthy, well-absorbed market as of September 2026; talk to us about how that maps onto your specific unit and floor plan.
Some do, since it affects the commercial tract at the community's entrance road; we brief every Barrington seller on the current status so you can answer confidently rather than be caught off guard.
Ask any brokerage how many Barrington-specific, verified closings they tracked in the last 12 months; we tracked all six, we are Top 1% Real Estate Agents Nationally Since 2008, and we lead Domain Realty Group, Southwest Florida's #1 team since 2012. We order your estoppel certificates immediately, coordinate your buyer's inspection and appraisal, and manage the closing timeline so nothing sits waiting on a document that could have been requested on day one.
Yes, subject to Florida's seller disclosure requirements; an as-is sale still requires you to disclose known defects, your flood zone, and any pending assessment.
