Across 32 Southwest Florida MLS closings in the twelve months to 26 September 2026, neighborhood medians ran from $279,900 in Britannia to $550,000 in the Periwinkle villas, and the community median was $394,000 at 93.49 percent of the final list price.

We tracked every one of the 32 Forest Glen closings recorded in the Southwest Florida MLS in the 365 days to 26 September 2026, neighborhood by neighborhood and plan by plan, and read them beside the recorded, state-qualified sales in the public record before we wrote a single figure on this page.
Forest Glen resolves into four price bands. Britannia's four-story elevator condominiums are the entry band, at a median MLS sale of $279,900 across 11 closings. Bishopwood East's garden homes sit next, at $386,000 across seven. The coach homes of Barrington and Bishopwood West and the Periwinkle twin villas form the upper condominium-and-villa band: Barrington at $540,000 across six closings, Bishopwood West at $450,000 on a single sale, and the Periwinkle villas at $550,000 across seven. The single-family homes of Jungle Plum East and Jungle Plum West form a band of their own, with no MLS closing in the twelve months and recorded public-record sales from $760,000 to $990,000 in 2025 and early 2026. A renovated home in one band can still sell above an untouched home in the next.
Divide the MLS's $13,045,900 of closed volume by its 32 sales and you get roughly $407,700, above every Britannia and almost every Bishopwood East sale of the year and below every Barrington and Periwinkle sale. A blend like that describes almost no home inside the gates, so neither the MLS layer nor the public-record layer on this page is ever blended across neighborhoods when we value a specific address.

Forest Glen is one gate and at least four markets. On the MLS only 32 of 799 homes closed in twelve months, about four for every hundred homes, and in three neighborhoods the year produced one sale or none. At that pace your listing competes with the one or two homes of your own plan for sale at the same time, and with the buyer's memory of the last one that closed. A Britannia seller is not helped at all by a Periwinkle sale, and a mispriced listing has nothing nearby to reset the conversation. Few homes of any one plan come up for sale here in a given year, so the next owner who sells should have the number right on the first day.

A Forest Glen home is valued by narrowing the product and widening the window: same neighborhood, same floor plan, same floor in a condominium building, matched view, flood zone and condition, then sales across enough months to be meaningful, tested against the 13 active listings and the 93.49 percent median sale to list.

The seven neighborhoods are the first sort, because each is a different product and several are a different legal regime. The 658 condominium units sit in 13 condominiums inside four families: Barrington I to III, Bishopwood East I to III, Bishopwood West I to III and Britannia I to IV. The 54 Periwinkle villas are fee-simple platted lots that the county roll codes as condominium, and the 87 Jungle Plum homes are single-family lots. The street does not always settle it: Bishopwood West I sits on Loblolly Bay Drive, not Bishopwood Court West, beside the Britannia buildings. We confirm the neighborhood and the condominium from the recorded documents before choosing a single comparable.
Forest Glen was built from a short menu of plans, and they repeat. Britannia uses six plans of 1,170 to 1,567 square feet, Bishopwood East four of 1,261 to 1,599, Bishopwood West three of 1,869 to 2,193, Barrington two of 1,897 and 2,193, and Periwinkle four of 1,534 to 1,879, per the state roll file. The club's open-house list names some of them: Hibiscus, Oleander and Willow coach homes, Braxton and Cornell garden homes, and Berkshire, Carlisle, Clifton, Hickory and Magnolia condominium plans. In the MLS record, the two second-floor Bishopwood East closings sold at $280,000 each while five ground-floor closings had a median of $388,000. Once the plan and the floor are fixed, the comparable pool becomes small and honest.
Forest Glen sells three exposures: the Arthur Hills course, the stormwater lakes and about 352 acres of recorded native preserve, more than half the community's land. Golf frontage carries a cost side too, including cart traffic and the occasional ball, and preserve frontage brings privacy and wildlife. How much a view is worth varies by neighborhood and by building. We measure it from closed sales of the same plan with and without that exposure, and we say so when the sample is too thin to measure.
Every home here is now roughly 21 to 27 years old, and the build window straddles Florida's first statewide building code of 2002. Roof age, impact glass or shutters, air conditioning, plumbing and the year of the last kitchen and bath work can separate two homes of the same plan by tens of thousands of dollars. The Florida Building Code design wind speed here is 163 mph for homes and condominiums, inside the wind-borne debris region, so replacement openings must be impact-rated or protected, and a buyer's insurer prices exactly those features. No record captures them, so we see the house.
Every buyer inherits the master association and club dues, billed quarterly on one statement, plus a neighborhood or commons association, plus, in the four condominium families, a condominium association. No association publishes its budget on a public page, and the figures that circulate online cite no document, so we do not repeat them. The number for your home lives in each association's adopted budget and on its estoppel certificate, and we put it in your valuation file before we price, because a buyer comparing Forest Glen with a community across Collier Boulevard adds that bill to your side of the ledger.
Britannia's nine four-story elevator buildings are the only Forest Glen buildings under Florida's milestone inspection and structural integrity reserve study laws, based on unit numbering and building records. All four Britannia associations appear in the state's reserve study reporting database, and the first milestone inspections fall due in the early to mid 2030s. For a Britannia unit the reserve schedule, the insurance declarations page and any special assessment move the price as surely as the kitchen does. The two-story Barrington and Bishopwood buildings sit outside both laws.
On FEMA's current map, panel 12021C0418J, effective February 8, 2024, Forest Glen is a mix of Zone AH, shaded Zone X and unshaded Zone X, and no Forest Glen address falls in Zone AE or VE. FEMA issued Letters of Map Amendment in 2012 for many Barrington, Bishopwood and Jungle Plum East buildings under the old map, and FEMA's current layer lists every one as not incorporated into the 2024 map. Whether your building is AH or X decides whether a lender requires flood insurance, so the zone goes into the file with the price.
With about four MLS closings per hundred homes a year, a ninety-day comparable search returns almost nothing in most neighborhoods. We widen the window to twelve, twenty-four or thirty-six months inside your neighborhood and plan, and we read the recorded public sales beside the MLS so no sale counts twice and no private sale is missed. Where a neighborhood has fewer than ten sales, we list the sales themselves rather than a median, because a median of three is not a market.
Finally we test the opinion of value against the homes actively for sale in your neighborhood and against the 93.49 percent median sale to list. On 26 September 2026 there were 13 active listings inside the gates, six of them in Britannia. A price that ignores what a buyer can see this week, or that assumes a full-price offer when only 4 of 32 closings reached their final list price, is a price that sits.
Forest Glen homes are worth very different amounts by neighborhood. On the Southwest Florida MLS the twelve-month median ran $279,900 in Britannia, $386,000 in Bishopwood East, $450,000 on Bishopwood West's single sale, $540,000 in Barrington and $550,000 in the Periwinkle villas, while the Jungle Plum single-family homes recorded no MLS closing and $760,000 to $990,000 in the public record.

Britannia is 270 condominiums in Britannia I (90), II (60), III (60) and IV (60), in nine four-story elevator buildings of 30 units on Loblolly Bay Drive, 1,170 to 1,567 square feet, built 2000 to 2005. It is the entry point to Forest Glen ownership and the most traded neighborhood: 11 of the 32 MLS closings, from $245,000 to $365,000, at a median of $279,900, $210.14 a square foot and 93.19 percent of list. Six Britannia units were active on 26 September 2026, from $247,777 to $350,000, about 6.5 months of supply on our arithmetic, the heaviest in the community. Bishopwood East is 192 garden homes in Bishopwood East I (96), II (48) and III (48), in sixteen two-story buildings of twelve on Bishopwood Court East, 1,261 to 1,599 square feet, built 2000 to 2005. Seven closed on the MLS in twelve months, from $280,000 to $410,000, at a median of $386,000, and this neighborhood took the longest to sell, a median 105 days. Floor matters here more than anywhere: five ground-floor closings had a median of $388,000 and two second-floor closings sold at $280,000 each. Bishopwood West is 104 coach homes in Bishopwood West I (28, on Loblolly Bay Drive), II (40) and III (36), in 26 two-story buildings of four, 1,869 to 2,193 square feet, built 2000 to 2002. Only one closed on the MLS in twelve months: a 1,869 square foot Bishopwood West I home at $450,000 in March 2026, 95.77 percent of its $469,900 final list after 98 days. Barrington is 92 coach homes in Barrington I (32), II (32) and III (28), in 23 two-story buildings of four on Forest Glen Boulevard, in two plans of 1,897 and 2,193 square feet, built 2003 to 2004, the newest condominium family in Forest Glen. Six closed on the MLS in twelve months, from $490,000 to $560,000, at a median of $540,000, 33 days and 94.17 percent of list. The Periwinkle villas are 54 twin villas on platted lots of about 0.15 acre on Periwinkle Way, the community's Beck Boulevard entrance road, 1,534 to 1,879 square feet, built 1999 to 2002. Seven closed on the MLS in twelve months, from $475,000 to $650,000, at a median of $550,000, the highest median and the highest price per square foot in Forest Glen, $325.83, at 96.30 percent of list. Jungle Plum East is 69 single-family homes on Jungle Plum Drive East, 2,176 to 2,746 square feet, built 1999 to 2002. None closed through the MLS in the twelve months, but the public record shows five state-qualified sales in 2025 and early 2026 from $760,000 to $990,000, at a median of $835,000 (small sample). Jungle Plum West is 18 estate homes on Jungle Plum Drive West, 2,473 to 4,284 square feet on lots that run to about 0.47 acre, built 1999 and 2000, with a 2026 preliminary median assessed value of $988,045, the highest in Forest Glen. It recorded no MLS closing and no state-qualified sale in the windows on this page, and 14 of its 18 homes carry homestead. The public record adds the sales the MLS never saw and a second window. The Florida Department of Revenue's 2026 preliminary tax roll file keeps the two most recent sales on every parcel, and reading its state-qualified sales for 2025 and 2026 gives 45 recorded sales at a $445,000 median.

A second public-record pull, Collier County's recorded, state-qualified sales matched on the recorded subdivision names in ZIP 34114 (index built 24 September 2026, newest recorded sale June 2026), widens each window only until it reaches ten sales: Barrington 11 sales over 24 months at a $535,000 median; Bishopwood East 13 over 24 months at $404,000; Bishopwood West 12 over 36 months at $594,000; Britannia 22 over 24 months at $340,000; and the community as a whole 27 over 12 months at $410,000. Every one of those recorded sales was a resale. No builder-direct sale appears in any window, so Forest Glen is a resale market and the MLS covers most of it.
Price per square foot in Forest Glen tells you which neighborhood you are in more than what your home is worth. On MLS living area the twelve-month medians ran $210.14 in Britannia, about $241 in Bishopwood East and West, $260.94 in Barrington and $325.83 in the Periwinkle villas, against $242.68 for the community.

The MLS figure divides the sold price by the living area the listing agent entered, and the public record carries its own living area from the county. They do not always agree: the one Jungle Plum East listing on the MLS shows 1,885 square feet of living area, below the 2,176 to 2,746 square feet the state roll carries for that neighborhood. Never divide an MLS price by a county square foot, or the reverse, and never compare a per-foot figure from one source with a per-foot figure from the other.
The ladder follows the product. Britannia's elevator condominiums sell for the least per foot, $184.68 to $239.32 across eleven closings. Bishopwood East spans the widest range, $190.12 to $289.34, because floor and condition split it. Barrington's coach homes ran $243.96 to $295.20, and Bishopwood West's single sale $240.77. The Periwinkle villas, fee-simple lots with their own small yards and only two association layers, ran $278.24 to $385.07, well above every condominium family. The lot and the legal form carry value that the square foot alone cannot show.
Barrington's two plans show the trap. The four 1,897 square foot closings had a median of $522,500 and the two 2,193 square foot closings a median of $542,500, both our arithmetic on the MLS rows. The larger plan is about 300 square feet bigger and sold for about $20,000 more at the median, so its price per foot was lower. Buyers price the plan, the floor and the condition, not the square foot.
Use it as a ranking tool inside your own neighborhood and plan, never across them. A Britannia seller who reads the community's $242.68 median is overpricing by about $30 a foot; a Periwinkle seller who reads it is underpricing by more than $80. Compare only against sales of your own plan, adjust for floor, view and condition, and treat the per-foot figure as a check on the comparables rather than the valuation itself.
Forest Glen homes sold for $245,000 to $650,000 on the Southwest Florida MLS in the twelve months to 26 September 2026: 32 closings worth $13,045,900 at a median of $394,000. Every neighborhood is a small sample, so the sales themselves, listed below by neighborhood and plan, are the comparables that matter.

The 32 closings split 11 Britannia, 7 Bishopwood East, 7 Periwinkle, 6 Barrington and 1 Bishopwood West, with none in Jungle Plum East or West. Fifteen of the 32 closed from November through April, and March 2026 alone produced seven. Only four sold at or above the final list price: one Barrington coach home, two Periwinkle villas and one Britannia condominium. The tables below publish each sale by month, condominium or neighborhood, bedrooms, living area, final list price, sold price and days on market. We publish no addresses, unit numbers or listing agents.
The latest closing in the pull is a 1,534 square foot, three-bedroom Periwinkle villa that closed on 11 September 2026 at $475,000, its full final list price, after 5 days on market. That is $309.65 a square foot on MLS living area. Three months earlier another 1,534 square foot Periwinkle villa closed at $525,000, also at its full list price, but after 101 days. Same plan, same street, $50,000 apart: the difference is condition, position and timing, not the square foot. The lesson for the next Periwinkle seller is that a villa priced where buyers already agree sells in days, and the plan's last sale sets the buyer's expectation. This is a public market sale, not a McGreevy and Comisar transaction.

Britannia sorts by plan: the three 1,170 square foot units sold from $245,000 to $280,000, the four 1,332 square foot units from $246,000 to $280,000, and the two largest plans, 1,534 and 1,567 square feet, at $315,000 and $365,000.
Thirteen Forest Glen homes were active on the MLS on 26 September 2026, listed from $247,777 to $799,000 at a median list price of $319,900 and a median 169 days on market: six in Britannia ($247,777 to $350,000), four in Bishopwood East ($315,000 to $405,000), two in Barrington ($550,000 and $575,000) and one in Jungle Plum East ($799,000). Two Britannia listings had been on the market 359 and 674 days, and one Bishopwood East listing 344 days. Those listings are your buyer's shopping list and the reason an optimistic price sits.
Forest Glen homes took a median 47.5 days to sell on the MLS in the twelve months to 26 September 2026 and closed at a median 93.49 percent of their final list price, with only 4 of 32 at or above list. The Periwinkle villas and Barrington sold fastest and closest to list; Bishopwood East was slowest.

A median sale to list of 93.49 percent means the typical Forest Glen seller accepted about six and a half percent less than the final list price, and the median dollar gap was $25,000, both measured against the last list price rather than the first. By neighborhood the median ran 96.30 percent in the Periwinkle villas, 94.17 percent in Barrington, 93.19 percent in Britannia and 93.01 percent in Bishopwood East. The spread is a pricing signal, not a negotiating habit: the homes that listed at the market sold near list, and the homes that listed above it gave the difference back.
At the twelve-month pace, Forest Glen held about 4.9 months of supply on 26 September 2026. On our arithmetic from the same pull, Bishopwood East held about 6.9 months, Britannia about 6.5 and Barrington about 4.0, while the Periwinkle villas and Bishopwood West had nothing listed. A Britannia or Bishopwood East seller is competing with a shelf of similar units; a Periwinkle or Bishopwood West seller is the only choice a buyer has this week. The same home should be priced differently in those two situations.
The four longest closings in the pull, at 437, 203, 200 and 199 days, sold at 78.96, 96.30, 91.82 and 86.18 percent of their final list prices. Time on market does not raise a price here; it only moves the conversation to the buyer's number. The five homes that sold in five days or fewer all sold at 95 percent of list or better.
Price at the last sale of your own plan, adjusted for floor, view, flood zone and condition, and list before the season rather than into its tail. In a neighborhood with six months of supply, a price a few thousand dollars under the closest competing listing buys the showing; in a neighborhood with nothing for sale, the last sale of your plan is the ceiling a buyer's appraiser will read, so the evidence for anything above it has to be on paper.
Forest Glen values have been flat to softer through 2025 and 2026 in the condominium neighborhoods, on the records available. Britannia's MLS median of $279,900 for the twelve months to 26 September 2026 sits below its recorded median of $337,000 for 2025 and early 2026 and below the county's 24-month median of $340,000.

The three records on this page cover different windows. The county's recorded sales reach back 24 to 36 months, the state roll file covers 2025 through April 2026, and the MLS covers the twelve months to 26 September 2026. Read side by side, the older windows sit higher in most condominium neighborhoods: Barrington $535,000 over 24 months against $540,000 on the MLS, level; Bishopwood East $404,000 over 24 months against $386,000 on the MLS; Britannia $340,000 over 24 months against $279,900. The samples are small and the plan mix differs between windows, so read the direction, not the dollar gap.
Britannia is the only neighborhood with more than ten sales in more than one window, and it points the same way in each: 22 recorded sales over 24 months at $340,000, 15 recorded sales in 2025 and early 2026 at $337,000, and 11 MLS closings in the latest twelve months at $279,900. Part of that gap is mix, because the latest year's closings leaned to the 1,170 and 1,332 square foot plans. Part of it is the six Britannia units on the market at once. A Britannia seller should price against the last twelve months, not against 2024.
Barrington has held level across its windows, $535,000 to $545,100 in the public record and $540,000 on the MLS. The Periwinkle villas recorded a $550,000 median in both the state roll file and the MLS. Bishopwood West's public-record median over 36 months, $594,000, sits above its one MLS sale of $450,000, but a single sale of the smallest Bishopwood West plan cannot carry a trend.
Jungle Plum East recorded five state-qualified sales in 2025 and early 2026 at an $835,000 median and none through the MLS in the latest twelve months; Jungle Plum West recorded none in either. There is no single-family trend to publish. The right evidence for a Jungle Plum seller is the last sale of the closest plan and the active listing, not a series.
A year-by-year Forest Glen MLS series from 2021 to 2026, by neighborhood, was not pulled for this page as of September 2026, so we do not publish one or estimate one. When it is pulled, it will show how far each neighborhood's median moved from its peak; until then, the three windows above are the honest record. For a condominium seller, the trend is the time adjustment: a 2024 comparable likely overstates today's Britannia and Bishopwood East market. For a coach-home or villa seller, recent sales have held and the last sale of your plan is the anchor. For a single-family seller, the trend is not a tool at all. For every seller, an older comparable is adjusted with the neighborhood's own record, and never substitutes for walking the house.
Forest Glen and Cedar Hammock Golf and Country Club face each other across Collier Boulevard and each count exactly 799 homes on the 2026 Collier County preliminary roll, so a Forest Glen buyer almost always tours both. Forest Glen offers more land and preserve and lower single-family values; Cedar Hammock is denser and more condominium-weighted.

The two are the closest like-for-like pair in East Naples: gated golf and country club communities of the same size, about a mile from Interstate 75 Exit 101, on the same 10.4020-mill preliminary 2026 rate. What separates them is land, mix and value. Forest Glen spreads its 799 homes across about 214 more acres, most of the difference recorded preserve, so many buildings and lots back onto pine flatwoods rather than another row of homes.
A buyer who chooses Forest Glen wants preserve views, a lower single-family entry point, the most land per home and an award-ranked course owned by the homeowners. A buyer who chooses Cedar Hammock wants a condominium-weighted community on the west side of the boulevard and accepts a higher assessed single-family median for it. We price a Forest Glen home for the first buyer, laying the preserve, the course and the lower tax median beside Cedar Hammock's figures so the comparison works for you rather than ending the conversation. A Jungle Plum seller can present a house assessed about $142,000 below Cedar Hammock's single-family median; a Britannia or Bishopwood East seller is in a tighter race, with condominium medians about $25,500 apart, and wins on the building's flood zone, reserves and insurance file. Automated online estimates from the big listing portals miss on Forest Glen homes because automated models cannot see what drives price here: a club membership bundled into every sale, up to three association layers, condominium and single-family homes blended in one feed, a county roll that codes villas as condominiums and values units by plan, and flood zones that change building by building.

Every Forest Glen sale conveys club membership with the home: the homeowners' master association holds title to the course and clubhouse, and the club calls Forest Glen "a gated, membership-inclusive community." The value and the carrying cost of that membership sit inside every sale price. A model comparing your home with a non-club home nearby is comparing two different bundles, and it misses in whichever direction the neighbor's bundle points.
A Forest Glen condominium owner pays the master association and club, a neighborhood or commons association, and a condominium association; a villa or house owner pays two. None of those fees is a standard data field and none is published, so a model sees nothing, and the difference over the life of a mortgage changes what a buyer can pay for the house. We price your layers into the number from the budgets and the estoppel.
A model that reads Forest Glen as one neighborhood blends $245,000 Britannia sales with $990,000 Jungle Plum East sales, and whatever sold last pulls every estimate toward it. The county adds its own confusion by coding the 54 Periwinkle villa lots as condominium, so a model trained on county data files a fee-simple villa beside a four-story elevator unit. The gap between Britannia and the Periwinkle villas on the MLS over the last twelve months, $279,900 against $550,000 at the median, is one a blended model cannot see.
The county's 2026 preliminary roll values condominium units by floor plan, so every Britannia unit carries a median assessed value of $266,500 and Barrington's two plans are valued at exactly $419,400 and $456,670. A model that leans on assessed values cannot see a renovated kitchen, a golf view or a top-floor unit, and recorded sale prices ran well above assessed values in every neighborhood with sales. Britannia's $337,000 recorded median sits against its $266,500 assessed median.
Under the 2012 map FEMA removed many Barrington, Bishopwood and Jungle Plum East buildings from the flood hazard area by Letter of Map Amendment, and FEMA's current layer lists every one as not incorporated into the 2024 map. On that map, 13 of 23 Barrington buildings, 10 of 16 Bishopwood East, 10 of 26 Bishopwood West and both Britannia IV buildings are Zone AH, while the single-family and villa streets are almost entirely Zone X. A model sees the community, not the building, and a buyer's lender sees the building.
Some listing and data sites file a "Forest Glen of Naples" under Golden Gate with figures that do not describe this community; Forest Glen of Naples is the recorded plat name of Forest Glen Golf and Country Club in East Naples, ZIP 34114. No Forest Glen home carries a Beck Boulevard address, and Bishopwood West I sits on Loblolly Bay Drive among the Britannia buildings. A model that inherits those groupings is valuing the wrong comparables before it starts.
Treat it as a rough range, not a list price, and ask for a written opinion of value built from sales of your own plan in your own neighborhood, with every source named. The Home Valuation form at the top of this page starts exactly that, free.
A Forest Glen buyer prices five carrying costs into an offer: quarterly master association and club dues, a neighborhood or commons fee, a condominium fee in four neighborhoods, flood insurance on an AH-mapped building, and property tax reset to the purchase price. None of the association amounts is published; the estoppel certificate states them for your home.

Master association and club dues are billed quarterly on one statement, per the club's own 2016 notice to members. Each of the seven neighborhood or commons associations and each of the 13 condominium associations sets its own budget. Any capital contribution or transfer fee due at closing is stated on the estoppel certificate, and closing charges appear there too; no first-party document we found publishes one. Florida caps an estoppel certificate at $299, plus $119 for expedited delivery and up to $179 more on a delinquent account. A condominium sale can need three.
Forest Glen funds major club projects by assessing every member. In 2016 the master board approved a $949,376 outdoor dining facility plus an $80,000 contingency and assessed every member $1,290, billed $215 a quarter for six quarters. A 2017 amendment to the declaration set a special-assessment spending limit of $400,000, indexed to the Consumer Price Index from 2019, above which member approval rules apply. A buyer's attorney will ask whether any assessment is pending, so the answer belongs in your listing file.
Florida's Save Our Homes cap follows the owner, not the house, and 310 of the 799 homes, 38.8 percent, carry a homestead exemption on the 2026 preliminary roll. Two Barrington units each assessed at $419,400 carry estimated taxes of $4,362.61 without homestead and $2,228.05 with homestead and the cap. Adopted 2025 millage for Forest Glen was 10.5058 mills, and the 2026 preliminary roll computes estimates at 10.4020. A buyer's first bill is based on the new assessed value, so your low bill is not a selling point you can pass on.
No Community Development District covers Forest Glen, so there is no district bond assessment on any bill. Single-family bills carry the county's District 1 garbage charge, $261.91 on a 2025 Jungle Plum Drive bill, and a 2025 Loblolly Bay Drive condominium bill carried no non-ad valorem line. That absence lowers your buyer's carrying cost against newer East Naples communities and belongs in your listing presentation.
For an AH-mapped building, flood insurance is mandatory on a federally backed mortgage unless a current letter removes the structure. Unincorporated Collier County is a Class 5 community in FEMA's Community Rating System, a 25 percent discount on eligible flood policies, and across all 5,463 flood policies in ZIP 34114 that took effect from June 2025 to May 2026 the median annual cost was $1,528. Citizens requires flood coverage on its remaining homeowner policies from January 1, 2027; condominium unit-owner policies are exempt. Every condominium association must carry adequate property insurance, so a buyer will ask for the master policy's declarations page.
A Forest Glen seller owes the buyer disclosure before the contract is signed. The master association and the neighborhood associations are Chapter 720 homeowners associations, so section 720.401 requires a disclosure summary before signing; the 13 condominiums are Chapter 718 associations, and a condominium resale also runs through section 718.503's document package.

Forest Glen Golf and Country Club Master Association is the mandatory master association for all 799 homes. Section 720.401 requires that a prospective parcel owner be presented a disclosure summary "before executing the contract for sale," supplied "by the parcel owner if the sale is by an owner that is not the developer," and the contract must carry the statutory voidability warning in conspicuous type. If the summary is not provided first, the buyer may cancel "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first," and that right cannot be waived. For a Jungle Plum or Periwinkle seller the statute plainly applies. Our research did not read the recorded master declaration's text on this point, so this page makes no claim about the covenant, only about the statute.
Section 720.401 states that it does not apply to an association regulated under Chapter 718, and 658 Forest Glen homes are condominium units in 13 condominiums under that chapter. Those same homes also sit inside the master association and a neighborhood or commons association governed by Chapter 720. Which disclosure regime governs a given sale therefore depends on what you own, and a condominium seller may owe both the condominium package and the master association's summary. Confirm the correct package with your closing agent or attorney. This is general information and not legal advice.
Under section 718.503, a condominium resale buyer is entitled to receive the declaration, articles, bylaws, rules, the annual financial statement and budget, the association's question-and-answer sheet and a governance form, and under the current statute any milestone inspection summary and the most recent structural integrity reserve study, or a statement that none exists. A contract signed before the documents arrive can be cancelled by the buyer within the statute's review period. None of the 13 condominiums publishes these documents, so we start the package the week you decide to sell.
Every Forest Glen closing needs an estoppel certificate from the master association, and a second from the neighborhood or commons association; a condominium sale needs a third from the condominium association. Cambridge Management handles the Barrington, Bishopwood and Britannia entities on the state record, Complete Property Management of SW Florida handles Jungle Plum East, and Tropical Isles Management handles Jungle Plum West and Periwinkle Villas. The standard fee is capped at $299 per certificate, and who pays is set in your contract.
Florida's milestone inspections apply to condominium buildings of three habitable stories or more, due by December 31 of the year the building turns 30 and every 10 years after, and structural integrity reserve studies apply to the same buildings at least every 10 years. In Forest Glen that reaches only Britannia's nine four-story buildings, based on unit numbering and building records. All four Britannia associations appear in the state's reserve study reporting database, and their first milestone inspections fall due in the early to mid 2030s. A Britannia buyer is entitled to the study, so lead with it.
Since October 1, 2024, section 689.302 requires a residential seller to complete a flood disclosure at or before contract covering flood insurance claims and federal flood assistance on the property. In Forest Glen that sits beside the building's FEMA zone, any 2012 letter for the building and its not-incorporated status. Raise those items before the buyer does, with the documents in hand.
What moves a Forest Glen home's number before listing is the evidence a buyer's insurer, lender and attorney will ask for: roof and opening dates, a four-point and wind mitigation report, the flood file for the building, the association documents and, in Britannia, the reserve study, all timed to the winter season. Every home here dates from 1999 to 2005.

Florida insurers underwrite a four-point inspection of roof, electrical, plumbing and HVAC, and a wind mitigation report that records roof covering, roof-to-wall connection, secondary water resistance and opening protection. Because Forest Glen was built across 1999 to 2005 and owners have upgraded on different schedules, two homes of the same plan can carry very different premiums. Gather the permit numbers, dates and invoices for any roof, impact glass, shutters or air conditioning; in the condominiums, roofs and exteriors are typically building-level items, answered by the declaration and the reserve schedule.
Pull the FEMA zone for your own building from the Map Service Center and keep any 2012 letter for your building or lot in the listing file. FEMA's letters describe the local flood source as ponding and overland flow, not storm surge, and surveyed ground at the 2012 letter buildings ran 12.0 to 13.8 feet NAVD88, above the only base-flood-elevation line FEMA draws across Forest Glen on the current map, 10.5 feet. Many AH-mapped buildings therefore appear to be candidates for a new letter, a per-building engineering question for the association and a surveyor. The one county-held elevation certificate inside Forest Glen, for a Jungle Plum Drive East home, shows a finished floor of 13.0 feet NAVD88.
Ask each association now for its current adopted budget, the most recent board minutes and, for a condominium, the insurance declarations page and reserve schedule. A buyer who receives those documents on day one negotiates on the home; a buyer who finds them late renegotiates on the price.
The club's Rentals Wanted board shows repeat seasonal renters seeking one- to three-month February and March stays, often golf-inclusive, and renters obtain club privileges through a membership transfer whose fee the club does not publish. Lease minimums are set building by building in each declaration. Forest Glen lease rates from MLS lease closings were not pulled for this page as of September 2026, so we publish no rent figure or rent-versus-sell yield. Fifteen of the 32 MLS closings came from November through April, and March 2026 alone produced seven. Have the home photographed, documented and priced before the winter buyers arrive. The Southwest Florida MLS recorded 32 closings in the twelve months to 26 September 2026, from $245,000 to $650,000, with $13,045,900 in volume and a $394,000 median. The state's roll file recorded 45 qualified sales in 2025 and early 2026 at a $445,000 median, from $245,000 to $990,000, including single-family sales the MLS window did not capture.
On MLS living area the twelve-month median was $242.68 for the community: $210.14 in Britannia, $241.40 in Bishopwood East, $240.77 on Bishopwood West's single sale, $260.94 in Barrington and $325.83 in the Periwinkle villas. Use only your own plan's figure.
The median was 47.5 days on market across 32 MLS closings. Barrington sold fastest at a median 33 days and the Periwinkle villas at 36; Bishopwood East took the longest, 105 days. The median sale to list was 93.49 percent of the final list price, and only 4 of 32 closed at or above it.
Thirteen were active on the MLS on 26 September 2026: six in Britannia, four in Bishopwood East, two in Barrington and one in Jungle Plum East, from $247,777 to $799,000. Against 32 closings in twelve months that is about 4.9 months of supply.
Eleven Britannia units closed on the MLS in twelve months, from $245,000 to $365,000, at a median of $279,900. The 1,170 square foot units sold from $245,000 to $280,000, the 1,332 square foot units from $246,000 to $280,000, and the 1,534 and 1,567 square foot plans at $315,000 and $365,000.
Seven closed on the MLS in twelve months, from $280,000 to $410,000, at a median of $386,000. Ground-floor units had a median of $388,000 across five closings, and the two second-floor closings sold at $280,000 each.
Six closed on the MLS in twelve months, from $490,000 to $560,000, at a median of $540,000 and 94.17 percent of list. The 1,897 square foot plan had a median of $522,500 on four sales and the 2,193 square foot plan $542,500 on two, our arithmetic from the MLS rows.
Only one closed on the MLS in twelve months, a 1,869 square foot Bishopwood West I home at $450,000 in March 2026. The public record adds more: five state-qualified sales in 2025 and early 2026 at a $575,000 median, and twelve county-recorded sales over 36 months at $594,000.
Seven closed on the MLS in twelve months, from $475,000 to $650,000, at a median of $550,000 and $325.83 a square foot, the highest in Forest Glen. None was listed on 26 September 2026.
No Jungle Plum home closed through the MLS in the twelve months. Jungle Plum East recorded five state-qualified sales in 2025 and early 2026 at an $835,000 median, from $760,000 to $990,000, and one home was listed at $799,000 on 26 September 2026. Jungle Plum West recorded no qualified sale in the state file, and its 2026 preliminary median assessed value is $988,045.
Yes. In Bishopwood East the two second-floor closings sold at $280,000 each while five ground-floor closings had a median of $388,000. In Britannia, a four-story elevator building, the view and the floor both matter, and the county's plan-based assessment cannot see either.
The records point to softening in Britannia and Bishopwood East. Britannia's MLS median for the latest twelve months, $279,900, sits below its $337,000 recorded median for 2025 and early 2026 and the county's $340,000 over 24 months; Bishopwood East's $386,000 sits below $404,000 over 24 months. Barrington and the Periwinkle villas have held level.
No. The assessed value is the county's figure for tax purposes, and for condominiums it is set by floor plan. In every Forest Glen neighborhood with sales, recorded prices ran above it: Britannia's $337,000 recorded median against a $266,500 assessed median, for example. It is useful for ranking and useless as a list price.
Yes, and by how much varies by neighborhood and building. Golf, lake and preserve exposures can each carry a premium for privacy and outlook, and golf frontage also brings cart traffic. We measure the premium from closed sales of your plan with and without the view rather than applying a rule of thumb.
It shapes who buys and what they can pay. Membership comes with ownership, the homeowners' master association owns the course and clubhouse, and every member shares club capital assessments, as in the 2016 assessment of $1,290 per member. The value of the membership rides in the price of the home, and the buyer weighs its carrying cost against the clubs across Collier Boulevard.
No association in Forest Glen publishes its dues on a public page, and the figures that circulate online cite no document, so we do not repeat them. The fees vary by neighborhood and building, and the budget and estoppel certificate for your home state them. A buyer weighs them in the offer, so we put the real numbers in your valuation file.
No first-party document we found publishes one. If any capital contribution or transfer fee is due at closing, it is stated on the master association's estoppel certificate for your home, which is where closing charges appear.
No. No Community Development District covers Forest Glen, so there is no district bond assessment on any tax bill. Single-family bills carry only the county's District 1 garbage charge as a non-ad valorem line, $261.91 on a 2025 bill. That lowers your buyer's carrying cost.
Usually higher if you are homesteaded, because Save Our Homes follows the owner and the buyer's assessment resets after the sale. Two identical $419,400 Barrington units carry 2026 preliminary estimated taxes of $2,228.05 with homestead and the cap and $4,362.61 without. Adopted 2025 millage for Forest Glen was 10.5058 mills.
It depends on the building. On FEMA panel 12021C0418J, effective February 8, 2024, Forest Glen is a mix of Zone AH, shaded X and unshaded X, with no address in Zone AE or VE. Some Barrington, Bishopwood and Britannia IV buildings are AH, while Jungle Plum and Periwinkle Way addresses are almost entirely Zone X. Pull the zone for your own building.
As evidence, yes; as a map change, not by itself. FEMA's current layer lists the 2012 letters as not incorporated into the 2024 map, and lenders read the current map unless a revalidation or new letter exists. The surveyed elevations in those letters, 12.0 to 13.8 feet NAVD88, sit above the current 10.5-foot line, which makes many buildings candidates for a new letter.
It can. Britannia's four-story buildings are the only Forest Glen condominiums under Florida's milestone inspection and structural integrity reserve study laws, all four Britannia associations appear in the state's reserve study database, and the first milestone inspections fall due in the early to mid 2030s. Get the study and reserve schedule before you list.
Section 720.401's disclosure summary applies to the master and neighborhood associations and must be delivered before the buyer signs. A condominium sale runs under Chapter 718 and section 718.503's document package, and may also involve the master summary. Confirm the correct package with your closing agent or attorney; this is not legal advice.
Two for a Jungle Plum home or Periwinkle villa, from the master and neighborhood associations, and three for a condominium, adding the condominium association. Florida caps each at $299, plus $119 for expedited delivery and up to $179 on a delinquent account.
Have the home priced and documented before the winter buyers arrive. Fifteen of the 32 MLS closings came from November through April, and March 2026 alone produced seven; the club's Rentals Wanted board shows seasonal demand building for February and March.
Understand the rules and the numbers first. Lease minimums are set building by building in each declaration, and renters obtain club privileges through a membership transfer whose fee the club does not publish. Forest Glen lease closings were not pulled for this page as of September 2026, so ask Jesse at (239) 898-6072 for the lease record of your plan before you decide.
Use both. The club invites owners to list homes on its website free of charge, and those owner listings compete with yours. Full MLS exposure reaches the buyers who have not yet found the club's board, and it produces the record your buyer's appraiser will read.
Florida's documentary stamp tax on the deed is $0.70 per $100 of price and is customarily paid by the seller, about $2,758 on a $394,000 sale on our arithmetic. Add title, the estoppel certificates, prorated taxes and any negotiated commissions or credits, all of which a written net sheet sets out before you list.
