What "Wicklow" means on the public record. Wicklow is a single street, Wicklow Lane, in the Grand Arbors section of TwinEagles. Its 59 lots sit on two recorded plats: 22 on the TwinEagles Phase Two plat and 37 on the TwinEagles Phase Two B plat, in the block the original documents call Parcel 103. The lots are bound by their own recorded Declaration of Neighborhood Covenants and Restrictions for Wicklow at TwinEagles and governed by Wicklow at TwinEagles Homeowners Association, Inc., a Florida not-for-profit corporation formed in August 2006. Every Wicklow home also belongs to the TwinEagles master association and carries a deeded membership in The TwinEagles Club.
Not to be confused with: County Wicklow in Ireland, the "Wicklow" neighborhoods and associations elsewhere in Florida, or Hollybrook at TwinEagles, the 51-home neighborhood on Heather Woods Court directly south of Wicklow that Centex started in the same years and whose association was filed on the same day. Wicklow is also not "The Aerie": that was the name of the second golf course, which Wicklow overlooks, before its 2012 rebuild as the Eagle.

Wicklow at TwinEagles is 59 single-family lots on Wicklow Lane in unincorporated Collier County, ZIP 34120, split across the recorded TwinEagles Phase Two and Phase Two B plats and bound by the recorded Declaration of Neighborhood Covenants and Restrictions for Wicklow at TwinEagles. Wicklow at TwinEagles Homeowners Association, Inc. governs the street; the TwinEagles master association governs above it.
That definition settles the three questions buyers ask first. Wicklow is not a condominium, it does have its own homeowners' association, and it is one street, not a collection of streets. Everything else on this page, from what the association mows to what a seller orders at closing, follows from those recorded documents.
The recorded Second Amendment to the Wicklow covenants, signed April 5, 2012 and recorded in Collier County on April 11, 2012, defines the neighborhood exactly: "Lots 1 through 12 and Lots 49 through 58, Tract R-103, Tract H, and Tract I" on the TwinEagles Phase Two plat, and "Lots 13 through 48 and Lot 59" on the TwinEagles Phase Two B plat (Collier County Clerk, Official Records). That is 22 plus 37, or 59 lots. The 2026 preliminary Collier County roll carries the same 59 single-family parcels on Wicklow Lane, 22 on the Phase Two plat and 37 on the Phase Two B plat, plus one more parcel: the association's road tract, which the covenants call Tract R-103.
A Naples Daily News item from the Centex model opening called Wicklow "a neighborhood of 58 homes" (Naples Daily News archive), and the developer's own release a few years later said "the neighborhood includes a total of 57 residences" (archived TwinEagles news page). The association's 2006 Articles of Incorporation settle it: "Declarant intends that Wicklow at TwinEagles, when ultimately developed, will contain fifty-nine (59) single-family Dwelling Units" (Articles of Incorporation, Florida Division of Corporations). The recorded lots, the county roll and the master association's budget all say 59.
The TwinEagles Homeowners Association's approved 2024 budget (adopted November 8, 2023) carries a line "Grand Arbors, Wicklow" for 59 units at $4,392.76 each: $3,732.76 operating plus a $660.00 reserve share, up from $4,135.06 in 2023. The "Grand Arbors" label is the name the Bonita Bay Group introduced in 2003 and 2004 for the newer, northern phase of TwinEagles, where Wicklow sits.
The Florida Division of Corporations lists Wicklow at TwinEagles Homeowners Association, Inc. as an active Florida not-for-profit corporation filed August 22, 2006, with annual reports filed every year since 2007; the latest, filed April 17, 2026, names a five-member owner board of president, vice president, secretary, treasurer and director, and a management representative. Its principal address is 24311 Walden Center Drive, Suite 103, Bonita Springs, which is the office of Cardinal Management Group of Florida, "A RealManage Company" (Cardinal Management Group, contact). The club's January 2024 neighborhood contact list also names Cardinal as Wicklow's manager (TwinEagles neighborhood HOA contacts).
Four bodies touch every Wicklow sale. The Wicklow association maintains the lots' landscaping and irrigation and enforces the neighborhood covenants. The TwinEagles Homeowners Association, Inc., a Chapter 720 association managed by FirstService Residential at 11330 TwinEagles Blvd, owns the roads, lakes and preserves, runs the gate and reviews every exterior change in the Grand Arbors neighborhoods. The TwinEagles Club, Inc., a member-owned private club, holds the membership deeded to the home. Collier County governs zoning, permits and taxes. Wicklow holds one of the twelve seats on the master association board, one for each neighborhood.
Wicklow at TwinEagles sits in the Grand Arbors section northwest of the clubhouse, about 0.7 to 1.0 miles from it by road and about 2.5 to 2.8 miles from the Immokalee Road gate. Wicklow Lane runs between lakes, preserve and the Eagle course, with Hollybrook's Heather Woods Court just to the south and Wisteria to the east.
The developer's own description never changed much. In the Centex years, Wicklow was "a neighborhood of 58 homes overlooking lakes, preserves and the 12th and 13th holes of TwinEagles' second golf course, The Aerie, designed by Gary Player." When Stock Signature Homes was building the last lots, the release said "home sites in Wicklow measure 75-feet by 160-feet and offer spectacular water and golf course views." The Aerie was rebuilt by Steve Smyers and reopened in 2012 as the Eagle, so today's hole numbers behind a given lot may differ from the 2007 description; walk the lot.

Wicklow is one of the neighborhoods closest to the clubhouse and farthest from the gate. A Wicklow owner can reach the pool, the fitness center or the first tee in a few minutes by golf cart on community streets, but every trip out of TwinEagles starts with about ten minutes inside the gate before Immokalee Road. From the gate, Vanderbilt Beach is about 22 minutes and Mercato about 21 minutes off-peak, so allow roughly half an hour from a Wicklow driveway, and more in season.
Hollybrook, the Centex and Minto neighborhood on Heather Woods Court, lies immediately south; FEMA's letters of map change put Heather Woods Court lots and Wicklow lots on the same stretch of ground. Hedgestone and Maidstone Court, the semi-custom neighborhood on 90-foot lots, lie farther south toward the clubhouse and share one 2015 FEMA letter with Wicklow, and Wisteria lies to the east. Around all of them are the Eagle course, lakes and the master association's preserve land, which is why a Wicklow lanai usually faces water, fairway or woods rather than another house.
Living in Wicklow at TwinEagles means a 2,400 to 4,300 square foot single-family home on a 75-foot homesite inside a gated, member-owned golf club in North Naples, with the neighborhood association cutting the lawn and running the sprinklers, lakes or fairways behind most lanais, and the clubhouse three or four minutes away by cart.
Wicklow sits in the middle of the TwinEagles price ladder and the middle of its lot sizes. It is larger than the villa-scale Hollybrook and Bramble Point homes and smaller than the 90-foot Hedgestone homesites and the estate lots at the front of the community. The street is a single lane with no through traffic, and the homes share one landscape contractor, so the streetscape reads as one neighborhood even though two builders, a decade apart, built it.
The recorded Wicklow covenants make the association responsible for "mowing, fertilizing, edging, trimming" the landscaping on every lot and for "all portions of the irrigation system serving a Lot." The association also controls the irrigation time clocks: "Owners may request of the Association the times for watering their Lots, but the Association shall have full control of such timing." That arrangement is why Wicklow owners pay a quarterly neighborhood assessment on top of the master association bill, and why a seasonal owner can leave for the summer without hiring a yard crew.
The daily rhythm runs through the club. A Wicklow owner is a member in whichever category is deeded to the home, Golf, Sports or Social, and the clubhouse, rebuilt and expanded in the member-approved $22.5 million Phase One program finished in 2023, is under a mile away for most of the street. The club's own pages describe a 2,500-square-foot resort-style pool and spa, two Har-Tru tennis courts, four pickleball courts, four lit bocce courts, a fitness center and three dining outlets.
There is no Wicklow pool, clubhouse or courts; every shared amenity is the club's. Landscaping is the association's, which also means a change to the plantings in your own yard needs approval, and any extra plantings you add are billed to you directly by the landscape company under the covenants. The gate is 2.5 to 2.8 miles away by road, so beach, downtown and airport trips start with ten minutes inside TwinEagles.
TwinEagles is year-round for many owners and seasonal for others; across the whole community 54% of homes carry a homestead exemption on the county roll. Wicklow's own share is not separately published because both of its plats also hold other neighborhoods. The census block group that covers TwinEagles reports a median age of 66.2 in the 2020 to 2024 American Community Survey, but Wicklow has no age restriction and the covenants define a single-family household in ordinary terms.

Across the nine county deeds, the median price is $1,260,000 (an observed sale, because nine is odd), total recorded volume is $11,959,000, and the median price per county square foot is $393.96. The three Stock-built homes that sold brought $1,500,000, $1,550,000 and $1,575,000. The six Centex-era homes ranged from $999,000 to $1,580,000, a spread that says more about each home's updates, lot and membership than about the builder. On the county file the 12-month window holds three sales and the 24-month window four; the MLS, which already carries the September 2026 closings, shows five in the 12 months to September 24, 2026. Either way, any "12-month median" quoted for Wicklow is a handful of houses.
Nine qualified resales on 59 homes in about 57 months is roughly 3.2% of the homes a year. One more recorded transfer above $1 million, in February 2026, was not qualified by the county and is left out of every figure here. With so few sales, the next Wicklow listing effectively sets the comparable for the one after it.

Centex opened Wicklow with two furnished models: the four-bedroom Covington, 3,021 square feet of living space and 4,042 total, priced at $1,214,517 furnished, and the three-bedroom Verano, 2,404 square feet of living space and 3,312 total, at $1,123,206 furnished (Naples Daily News archive). The recorded new-home sales of 2007 ran $715,000 to $1,042,100, median $908,350, then slid through 2008 and 2009 as the market broke.
When the developer brought Stock Signature Homes in to finish Wicklow, its unfurnished 2,719-square-foot Scottsdale II was priced at $899,990, and the 2019 neighborhood page still read "Wicklow by Stock Signature Homes, From the $700's" with "LAST REMAINING OPPORTUNITY FOR A HOME IN THIS PRESTIGIOUS COMMUNITY!" (archived Wicklow page). Stock's recorded new-home sales in 2015 ran $799,800 to $990,300. Ten years later the same homes resell for $1,500,000 to $1,575,000.
Six Wicklow resales in 2021 had a median of $1,024,500; the next three, in 2024, had a median of $1,550,000. With no qualified sales in 2022 or 2023, the jump happened between trades, which is exactly the situation where an old comparable misleads a seller or a buyer. Price from the most recent sales and adjust for the house, not from the 2021 file.

Wicklow at TwinEagles began in 2005 as one of five Grand Arbors neighborhoods the Bonita Bay Group released by lot lottery, was built out first by Centex Homes from 2006 to 2009, passed with the rest of TwinEagles to The Ronto Group and Angelo, Gordon and Co. in 2010, and was finished by Stock Signature Homes by 2016.
The master association's history records that the Bonita Bay Group, which bought TwinEagles out of bankruptcy in August 2000 for a reported $53 million, introduced "Grand Arbors" in 2003 and 2004 as the smaller-lot northern phase, with plans for a second golf course. In 2005 it released the first Grand Arbors neighborhoods, "Bramble Point, Covent Garden, Hedgestone, Hollybrook, and Wicklow," by lot lottery (TwinEagles Community FAQs, history). The second course, Gary Player's Aerie, opened in 2007 behind Wicklow.
Centex Homes, a Nevada general partnership, took the declarant's role for Wicklow. Wicklow at TwinEagles Homeowners Association was incorporated on August 22, 2006, with a developer-appointed first board, and the articles describe an association organized "to own, maintain and administer the Association Property and to maintain certain portions of the Lots and Dwelling Units" (Articles of Incorporation). Centex recorded the Wicklow neighborhood covenants, opened the Covington and Verano models, and sold 25 new homes in 2006 to 2008 on the county deed file. Then the market broke: Wicklow's recorded new-home prices fell from a median of $908,350 in 2007 to $503,000 on the single 2009 sale.
In 2010 Centex assigned its rights as Wicklow's declarant to The Estates at TwinEagles, Ltd., the Bonita Bay Group's TwinEagles development partnership, which in turn assigned them to TwinEagles Developments AGR, L.L.C., a Delaware company managed through Angelo, Gordon and Co., as The Ronto Group and Angelo Gordon bought the club and community in September 2010. The recorded 2012 amendment recites that chain. On the state record the same year, the association filed an amendment, adopted October 1, 2010, that removed the builder's directors, added a new board and moved management to a Naples management company (Articles of Amendment, 2010).
The new declarant amended the Wicklow covenants twice, in April 2012 and May 2015, "to conform to the current plan of development," adding a definition of "Builder" and reserving the right for builders to use the lots for sales and marketing. Stock Signature Homes built the remaining homes: the county roll shows nine Wicklow homes with a 2014 year built, nine with 2015 and two with 2016, and the county posts 2014 and 2015 elevation certificates for many of them. The Ronto-era sales program, in the developer's words, "included a golf membership with every newly constructed home sale" from 2010 on; that was a developer promotion on new homes, not a feature of a resale today. By November 2018 the developer counted Wicklow among six sold-out TwinEagles neighborhoods (Naples Daily News, November 10, 2018).
Both the 2012 and the 2015 amendments recite that "the Turnover Date has not occurred," so owner control of the Wicklow association came after May 2015. Under the 2006 articles, turnover happens three months after the developer has sold 90% of the lots to owners, or earlier if the developer chooses. Ronto turned the club and the master association over to the members under a Transfer and Turnover Agreement dated November 16, 2018. Today the Wicklow board is five owners, and Cardinal Management Group of Florida manages the association.
The Wicklow articles contain one odd sentence: the definition of the neighborhood declaration says it "creates Hollybrook at TwinEagles as a 'Neighborhood'." Hollybrook's association, from the same Centex years, was filed the same day, and the slip reads like a shared template. It changes nothing legally, since the rest of the document and every recorded instrument name Wicklow, but it is a small reminder of how closely the two neighborhoods were born.
Wicklow at TwinEagles is 59 detached single-family homes, built from 2006 to 2016, with county building areas from 2,366 to 4,327 square feet and a median of 3,240. Thirty-four are Centex-era homes from 2006 to 2009, twenty are Stock Signature-era homes from 2014 to 2016, and four date from 2011 and 2012.

The one home the roll dates 2025 sold as a finished home in December 2020 and has no new-home permit in the county's 2024 to 2026 files, so its year built looks re-coded rather than rebuilt.
County building areas by band: 1 home under 2,500 square feet, 7 from 2,500 to 2,999, 35 from 3,000 to 3,499, 14 from 3,500 to 3,999 and 2 at 4,000 or more. The county's building-area field counts garages and roofed outdoor areas as well as air-conditioned space, so it runs larger than MLS living area; the Centex Covington, for example, is 3,021 square feet of living space and 4,042 total.
Every Wicklow home was built after the statewide Florida Building Code took effect on March 1, 2002, so none is a pre-code house. The Stock-era homes, built from 2014 to 2016, were designed to the 2010 and later editions of that code, with impact-rated openings or approved shutters required in the wind-borne debris region. The Centex-era homes are now 17 to 20 years old, which is the age when roofs, air-conditioning systems, water heaters and pool equipment come due; the county permit files since 2024 show exactly that work on Wicklow Lane.
Wicklow's homes follow the Grand Arbors look: stucco, tile roofs, two- and three-car garages and screened pool lanais facing the water or the course. Exterior paint must come from the master association's Approved Color List, and the Wicklow covenants add that repainting "in a color other than the color originally placed by Declarant" needs approval. The master association will consider a request to repaint a home in its original builder color that is not on the list if the owner can document it.
On the recorded deeds since 2021, the three Stock-built homes that sold brought $1,500,000 to $1,575,000, and the six Centex-era homes brought $999,000 to $1,580,000. The highest Wicklow sale in the window, $1,580,000 in May 2024, was a 2008 Centex home. Condition, updates, the lot's view and the membership category move a Wicklow price more than the builder's name does, but a newer roof and systems on a Stock home is a real difference a buyer will price.
Wicklow at TwinEagles homesites were marketed at 75 by 160 feet, about 12,000 square feet, and the developer headed its Wicklow page "Wicklow, 75' LOTS." Most Wicklow lots back onto a lake, a preserve or the Eagle course, and the recorded plat puts golf course, drainage and preserve easements on many of them.
The developer's marketed lot widths give the TwinEagles ladder: 52 to 53 feet in Kinross and Fenhurst, 60 to 62 feet in Lockford and Dundee, 65 feet in Wisteria, 67 feet in Hollybrook, 75 feet in Wicklow, 90 feet in Hedgestone and 110 feet in Lake Estates, with the Estates larger still. Wicklow is the widest homesite in TwinEagles where a neighborhood association mows the lawn.
The Wicklow articles define a lot as a homesite area plus, "if applicable a Golf Course Easement, an Access and Utility Easement, a Stormwater Management Easement and a Preserve Easement." The covenants bar structures, trees or shrubs on drainage or utility easements without the association's consent, and the association maintains the neighborhood's secondary drainage system, "for example, drainage swales." Ask for the survey: it shows which easements cross the lot you are buying.
The covenants add four lakefront rules: no boathouse, dock, pier or ramp; no filling of the lake to enlarge a lot; no canal dug into a lot; and no alteration of the lake's slope. The master association's use restrictions allow shore fishing, with a license, only from your own lot or association common area, and no swimming or boating.
The county roll we use does not carry a lot area for Wicklow parcels, and the recorded plat is the only authority for each lot's dimensions. Irregular lots on the lake bends and cul-de-sac ends differ from the marketed 75 by 160 feet, so the survey is the document to read.
A Wicklow home at TwinEagles comes with a mandatory club membership deeded to the house, but not necessarily a golf membership, and never a free one. The club says each residence is deeded a Golf, Sports or Social membership, and the buyer pays the club an initiation fee at closing: $150,000 for Golf, $60,000 for Sports or $45,000 for Social in September 2026.
The club's membership page states: "Each residence is deeded a Membership, so homeownership within TwinEagles is required to have a Membership (Golf, Sports or Social)," "Membership is mandatory for all 717 Homeowners," and Golf memberships are "capped at 614" (The TwinEagles Club, Membership). The master association's history adds that the 2018 separation of club and association "clearly defines The TwinEagles Club as a private club as opposed to a bundled community" (TwinEagles Community FAQs). Any listing that calls a Wicklow home "bundled golf" or says golf is "included in the price" is wrong on the club's own words.
Wicklow was built in two sales eras, and that history matters here. From 2010 the developer's own program "included a golf membership with every newly constructed home sale" (archived TwinEagles news page), so a Stock-built Wicklow home first sold in 2014 to 2016 was sold under that program; the Centex homes were sold years earlier, under the Bonita Bay Group's membership plans. Categories can also change when an owner upgrades or a home changes hands. No public document lists the category for each Wicklow home, so the only reliable answer for an address is the club's estoppel letter for that house. Ask for it before you write an offer.
The club's Initiation Fee Policy says the fee "must be paid to the Club at the closing of the home sale," that it applies to "any person or entity who purchases a home in TwinEagles," and that the Sports and Social fees are 40% and 30% of the Golf fee under the club's 10:4:3 ratio. The club must give at least 120 days' notice of an increase. The Golf fee began at $30,000 on April 1, 2021, rose to $65,000 on February 1, 2022, then to $100,000, to $130,000 from March 1, 2024, and to the $150,000 shown on the club's page today. The policy says the fee "is to be used for Club Capital expenditures"; no public club document describes a refund when you sell.
The policy exempts gratuitous transfers to a spouse or surviving spouse, a former spouse taking title by divorce decree, family members taking title through "a bona fide family planning device," transfers to estate-planning trusts for the member or spouse, and a member who moves to another TwinEagles home in the same or a lower category within a year. Moving up a category costs the difference between the two fees. For a Wicklow owner moving to a Hedgestone or Estates home, or passing a home to the next generation, those clauses can be worth tens of thousands of dollars.
Under the recorded 2010 Golf and Sports covenant, a Sports membership can move up to Golf only "subject to availability," and the club confirms that "Resident Golf Memberships are immediately available with homes deeded Golf" (Golf and Sports Recreational Covenant, 2010). The last public dues schedule (fiscal 2022) gave Sports members four in-season rounds and unlimited off-season golf with green and cart fees, and Social members four in-season rounds as a Golf member's guest (FY22 Dues and Fees). On a street that looks onto the Eagle course, the golf category is one of the largest price variables on any Wicklow listing.
The buyer signs the club's Membership Agreement, which the club must receive "SEVEN (7) DAYS PRIOR to the closing" with a $3,500 transfer fee; membership "is contingent upon approval by the Club," the applicant authorizes credit and background checks, and a rejected applicant gets the transfer fee back (Membership Agreement 2024). The 2010 covenant makes seller and buyer "jointly and severally liable to the Club for any dues ... incurred prior to the date of sale."
A Wicklow owner uses the amenities of The TwinEagles Club in the membership category deeded to the home, plus the master association's gate, roads, lakes, walking paths and preserves. The Wicklow association itself owns only the street, two landscape and signage tracts and the drainage swales; it has no pool, clubhouse or courts of its own.
The Talon, by Jack Nicklaus with Jack Nicklaus II, opened January 15, 1999, was renovated by Nicklaus Design in 2021 and reopened in January 2022; from the back tees it plays par 72 and 7,420 yards with a 75.9 rating and 145 slope. The Eagle opened in 2007 as Gary Player's Aerie and was rebuilt by Steve Smyers with Patrick Andrews, reopening in 2012; it plays par 71 and 7,607 yards, rated 77.5 with a 150 slope (The TwinEagles Club, Golf; Talon scorecard; Eagle scorecard). The Talon hosted the PGA TOUR Champions event now known as the Chubb Classic in 2002 to 2006 and 2012 to 2018 (Nicklaus Design, TwinEagles). Wicklow's course-side lots look onto the Eagle.
The clubhouse was rebuilt and expanded in the 2020 member-approved program; its construction manager lists the project at 71,376 square feet (Curran Young Construction project page). Dining runs through the Grille Room and Terrace, the poolside Tiki and the Midway Cafe (club dining). The club describes "a 2,500-square-foot resort-style pool and spa" (Club Life). From most of Wicklow Lane, that is a three- or four-minute cart ride.
Two Har-Tru tennis courts, four pickleball courts and four lit bocce courts, a fitness center with a spa suite and group classes, and the Himalayan, an 18-hole putting course next to the Midway Cafe (Club Life). Both courses carry Audubon International Gold Signature Sanctuary certification, earned in 2023 (club Audubon certification).
The master association runs the single gated entrance on Immokalee Road, the roads, sidewalks, lakes and preserves, the ornamental street lights on TwinEagles Boulevard, the boulevard landscaping, the trash contract and the architectural review committee. Its 2024 budget carried $513,955 for security services and $453,228 for common lawn maintenance (approved 2024 budget).
On Wicklow Lane itself, the neighborhood association maintains the landscaping on every lot, the lot irrigation systems and clocks, the street tract, the landscape and signage tracts at the neighborhood's edges and the secondary drainage swales, under the recorded Wicklow covenants. Streetlights on neighborhood roads such as Wicklow Lane are Florida Power and Light's, per the master association's responsibility chart (TwinEagles HOA Newsletter, February 2024).
No beach club, no marina and no boat access. The 1997 plan's Gulf beach club was never built. Residents use Collier County beach parking permits like any other county resident; Vanderbilt Beach is about 22 minutes from the gate off-peak, so about half an hour from Wicklow.
The Wicklow at TwinEagles homeowners' association maintains the landscaping and the irrigation system on all 59 lots, controls the sprinkler clocks, and owns and maintains the street tract, two landscape and signage tracts and the neighborhood's drainage swales. It does not maintain your house, roof, pool, driveway or screen enclosure; those stay with the owner.
The line comes straight from the recorded covenants. As amended in 2012, the association "shall: maintain, repair and replace all portions of the irrigation system serving a Lot; and maintain and replace the landscaping materials on the Lots, including mowing, fertilizing, edging, trimming," and "except for the maintenance items specifically enumerated," the association "shall not be responsible to maintain, repair, or replace all or any portion of a Lot or the Dwelling Unit or other Improvement constructed thereon" (Collier County Clerk, Official Records).

The master association's own chart says the same: for landscape or irrigation "in neighborhood with HOA," call the neighborhood's property management company, and it names Cardinal among them (TwinEagles HOA Newsletter, February 2024).
If an owner fails to maintain the parts of the lot or house that remain the owner's job, the covenants let the association, "upon thirty (30) days' written notice," enter the lot, do the work and assess the cost, including legal fees, against that owner. The association may also provide insect and pest control on the lots when the board judges it necessary.
Cardinal Management Group of Florida, a RealManage company, manages the association from 24311 Walden Center Drive, Unit 103, Bonita Springs, (239) 774-0723 (Cardinal Management Group, contact). The covenants require that any management contract let the association terminate it after owner control, without penalty and on no more than 90 days' notice. The articles allow a board of three to seven directors, always an odd number, with staggered two-year terms; the 2026 annual report lists five.
Owning a Wicklow home at TwinEagles means five recurring bills: the TwinEagles master association assessment ($4,392.76 in the 2024 budget), the quarterly Wicklow neighborhood assessment, club dues in the deeded membership category, the Collier County tax bill with its garbage assessment, and property insurance. There is no community development district.
The current club dues, the 2025 and 2026 master association budgets and the Wicklow association's budget are not published on the public pages of any of the three organizations; each sits behind an owner login or on the estoppel for a specific home. Where a number below is older than 2026, it is dated, and a buyer should confirm it on the three estoppel letters before closing.

Seven TwinEagles neighborhoods add a quarterly neighborhood assessment, mainly for landscaping, and Wicklow is one of them (TwinEagles HOA, neighborhood associations). The amount is not published anywhere we could reach; it is set in the Wicklow association's annual budget and shown on the Wicklow estoppel certificate for a specific home. What it pays for is set out in the covenants: lawn and landscape care on every lot, the lot irrigation systems, the neighborhood's tracts and swales, insurance on association property and professional management. Ask the seller for the current quarterly figure and the last two budgets before you commit.
The last public dues schedule is fiscal 2022 (November 2021 to October 2022): Full Golf $13,870 in operating dues plus 7% sales tax, $1,207 capital dues, $323 capital improvements and a Phase One capital assessment of $244 a month, about $18,328 a year before tax; Sports about $7,336; Social about $5,496 (FY22 Dues and Fees). Those numbers are four seasons old, and the initiation fee has more than doubled since, so treat them as a floor and ask the club for the current sheet. The Phase One capital assessment runs 12 years from September 2020 and "the buyer will be responsible for all remaining monthly payments."
Collier County tax bills in TwinEagles carry ad valorem tax at a combined millage of about 12.26 mills in 2025, including 3.75 mills for the North Collier Fire Control and Rescue District, plus a $261.91 "District 1 Garbage" assessment, the only non-ad valorem line on the 2025 TwinEagles bills we checked (Collier County Tax Collector). A buyer's taxable value resets to market after the purchase, less any homestead exemption the buyer qualifies for, so the seller's bill is not your bill.
Homeowners, wind and flood insurance are the owner's cost and vary by home; see the storm and insurance section below. Irrigation water in TwinEagles is non-potable water from Resource Conservation Systems, LLC, billed by the utility on a base charge by lot class plus $1.56 per 1,000 gallons under its 2026 tariff (RCS 2026 tariff). Because the Wicklow association runs the lot irrigation systems, ask whether irrigation water on Wicklow Lane is billed to the owner or through the association's budget; the documents we read do not say.

The one-time costs on a Wicklow sale are the club initiation fee paid by the buyer at closing ($150,000 Golf, $60,000 Sports or $45,000 Social in September 2026), the club's $3,500 transfer fee, three estoppel certificates, the master association's screening application and the usual Florida closing costs.
The Wicklow covenants charge a $500 "Working Fund Contribution" to each owner "who purchases a Dwelling Unit from Declarant or a Builder." It applied to new-home sales; a resale buyer does not pay it under that clause, but check the Wicklow estoppel for any transfer or capital contribution the association has adopted since.
No. Wicklow at TwinEagles is not in a community development district: the only non-ad valorem charge on the 2025 TwinEagles tax bills we checked is the county's $261.91 garbage assessment, and the state's official list of special districts contains no TwinEagles district. The master association funded its current lake-bank and entry-landscape projects without a special assessment.
The Florida Commerce "Official List of Special Districts" lists no district named TwinEagles (Florida Commerce special district list), and three sampled 2025 TwinEagles tax bills show the garbage charge as the only non-ad valorem line.
The master association's July 2025 newsletter reported an "approved funding option for Lake Bank Restoration Project without special assessment to Residents," with further phases slated for 2027 and 2028, and the association said its entry landscape project "is already fully funded" (lake bank update, June 2026; landscape project notice). Owners behind repaired lake banks, including lakefront Wicklow lots, may be offered a separate, owner-paid proposal to connect their own downspouts.
The Wicklow association can levy special assessments under its covenants; whether any is pending is a question for the Wicklow estoppel, which must disclose it. On the club side, the Phase One capital assessment is the live one, and the club's IRS filing states that its bylaws require a membership vote for "special capital assessments greater than $500,000" (IRS Form 990 via ProPublica).
Wicklow at TwinEagles is governed by two layers of recorded documents: the TwinEagles master declaration with its 2024 use restrictions and the Grand Arbors design review guidelines, and the Declaration of Neighborhood Covenants and Restrictions for Wicklow at TwinEagles, amended in 2012 and 2015. Where the two differ, the stricter neighborhood rule controls.
The master association's recorded use restrictions say so directly: "If the Use Restrictions for any applicable Neighborhood Association are more restrictive, then the Use Restrictions for the Neighborhood Association will control" (Use Restrictions, 2024). A Wicklow buyer therefore reads both sets, and a Wicklow seller should be able to show that every exterior change passed both.

"No Lot Owner shall make any improvement, addition, or alteration to the exterior of his or her Dwelling Unit, including, without limitation, the painting, staining, or varnishing of the exterior," without the Reviewer's prior written approval, "which approval may be withheld for purely aesthetic reasons." The covenants list the kinds of work that need approval: "accessory structures, exterior lighting fixtures, brick pavers, stamped concrete, concrete flatwork, basketball goals, gym sets and play structures, buildings, fences, walls, pools, roofs, gutters or rain spouts, antennae," mailboxes, screen enclosures, shutters and landscaping. Paint must come from the master association's Approved Color List.
Because the association maintains the lots, "any change or addition to the landscape design and materials originally installed" needs approval, and an owner who adds approved landscaping pays "the increased costs in the maintenance of the additional landscaping," billed directly by the landscape company. The Grand Arbors guidelines add Collier County's canopy-tree rule: one canopy tree per 3,000 square feet of pervious lot area, 75% of them native, no invasive exotics, and root barriers for shade trees within 10 feet of pavement. No sod, soil, trees or shrubs may be removed, and no grading may change drainage, without the association's written consent.
"No hurricane shutters may be installed without the prior written consent of the Association and Reviewer, which consent may not be unreasonably withheld." The Reviewer adopts hurricane shutter standards "in accordance with Florida Statutes" and must provide them within five business days of a written request, and nonconforming shutters are brought into line at the owner's cost or removed. The master rules then govern when shutters may be closed: rear and side in season, front only when Naples is inside a National Hurricane Center cone within five days, and removed within 14 days.
Outside antennas, towers and dishes are prohibited unless the association approves them in writing, except satellite dishes one meter or less in diameter that federal law protects; the association may set reasonable rules on where those go.
Vehicles park only in driveways or designated areas, never on the lawn; no one may repair a vehicle outside a closed garage; and a vehicle that is inoperable, has a flat tire or lacks a current plate may not stay outside a garage for more than two consecutive days. The master use restrictions add no street parking from 1 to 6 a.m. and keep commercial vehicles, pickup trucks, boats, trailers and recreational vehicles in enclosed garages.
After a casualty, the owner must either start rebuilding "within a reasonable period of time" or clear the lot, grass it over and landscape it. A rebuilt home must be "of a similar size and type" as the one lost, "without substantial alteration," unless the Reviewer approves otherwise. For a buyer, that clause means a Wicklow lot cannot be turned into something very different from its neighbors after a storm.
The articles require the approval of three-fourths of all members before the association hires anyone to sue, except to collect assessments, enforce use restrictions, act in an emergency or file a compulsory counterclaim. That protects owners from an association-funded lawsuit a small group wants and most owners do not.

Every exterior change to a Wicklow home, from repainting to a new roof, pool cage, generator or landscape bed, needs written approval from the TwinEagles master association's Architectural Review Committee before work starts. The committee meets every two weeks; the application needs contractor insurance, drawings and, where they apply, county permits.
The master association's responsibility chart lists "Grand Arbors, Exterior home modifications, such as roof, lanai, paint color, landscape changes, generators, flags" as the master association's job "for all residences in Grand Arbors," and Wicklow is a Grand Arbors neighborhood (TwinEagles HOA Newsletter, February 2024). The Wicklow covenants route the same approvals to "the Reviewer" under the community declaration and design guidelines. Because the Wicklow association maintains the landscaping and irrigation, loop Cardinal in on any landscape or drainage change as well.
The committee's request form asks for the name of the company doing the work, a certificate of insurance with liability, auto and workers' compensation coverage of $1 million each, the contractor's occupational license, drawings to scale and, where they apply, county permits, a pool plan, a landscape plan and paint colors. "Incomplete requests will delay approval," and "we could be forced to have the item removed if it is installed without approval" (TwinEagles ARC application).

Association approval says the change fits the community's rules; it does not replace Collier County permits or inspections, and the committee's form warns that any cost caused by county code changes is the applicant's. The county's issued-permit files since January 2024 show what Wicklow owners actually do: reroofs, window and door replacements, storm-protection screens, a standby generator, screen enclosures and a steady run of air-conditioning replacements. Each of those needed both the committee and the county.

No. Wicklow at TwinEagles has no age restriction: neither the recorded Wicklow covenants nor the master association's 2024 use restrictions contain 55-and-over language, and the club's membership forms count children under 23 as family. Wicklow is an all-ages neighborhood whose surrounding census block group has a median age of 66.2.
The Wicklow covenants limit each home to single-family use and define a family as "any number of persons related by blood, marriage or adoption or not more than two (2) persons" who are not related "living as a single housekeeping unit." That is a household-size rule, not an age rule, and it applies to owners and tenants alike.
The nearest age-restricted community is Valencia Trails, a GL Homes 55-and-over community directly across Immokalee Road, which the master association's history notes was TwinEagles' former 550-acre parcel before it was sold in January 2014. Wicklow is not part of it and follows no age rule.
Because there is no Housing for Older Persons Act exemption, a Wicklow home can be marketed to any buyer, including families drawn by Bear Creek Elementary 0.9 miles from the gate. With four-bedroom Centex plans and three-bedroom-plus-study Stock plans on the street, Wicklow is one of the TwinEagles neighborhoods where younger families do look.
Yes, with limits. The recorded Wicklow covenants allow an owner to lease the entire home only, for at least 30 consecutive days, no more than three times in a calendar year, with a copy of the lease to the association before the tenant moves in. The master association adds its approved lease form and tenant screening.
As amended in 2012, the covenants say: "No portion of a Dwelling Unit (other than an entire Dwelling Unit) may be rented, and the lease or sale of any Dwelling Unit on a time-share basis is prohibited." "No Dwelling Unit shall be leased for a term of less than thirty (30) consecutive days and no Dwelling Unit may be leased more than three (3) times in any calendar year. A copy of the lease must be provided to the Association prior to the commencement of the lease." The 2012 amendment raised the annual cap from two leases to three, matching the master rule.
Every lease must let the association terminate it if the tenant breaks the neighborhood documents; the owner is "jointly and severally liable" with the tenant for damage the tenant causes; and if the owner falls behind on assessments, the association may require the tenant to pay the rent directly to the association until the arrears are cleared. All leases are subordinate to the association's lien.
The recorded 2024 use restrictions say: "All leases shall be in writing. No Owner may lease his/her Lot more than three (3) times in any calendar year and the length of a lease must be at least thirty (30) consecutive days. The Board requires the tenant to utilize an approved form lease" (Use Restrictions, 2024). Renters apply through the same screening vendor as buyers, and timesharing and fractional use are prohibited.
It works for a seasonal lease to one family; it does not work for short stays. A tenant also needs the club's renter privileges for golf and dining, which the fiscal 2022 schedule priced separately; confirm the current renter rules with the club before you market a winter lease. The association's lawn and irrigation care is a real advantage for an absentee landlord.
Pets are allowed in Wicklow at TwinEagles. The master association's recorded use restrictions permit "a reasonable number of dogs, cats, or other usual and common household pets," leashed or confined outdoors, licensed and inoculated, with no breeding and no nuisance animals, and the Wicklow covenants bar any use that becomes "an unreasonable annoyance or a nuisance" to neighbors.
Because the Wicklow association's contractor mows every lot, pet waste in a front yard is everyone's problem; pick it up. The Wicklow covenants' nuisance clause and the master pet rules let the board require removal of a pet that is a nuisance, and livestock and breeding are prohibited.
Fences need written approval under the Wicklow covenants and through the master association's design review, and on a street where the association mows and irrigates every lot, a fence also affects the landscape crew and the drainage swales. An underground pet fence is the less intrusive option; ask the committee before you install either.
TwinEagles is wild. The master association documents deer, wild turkey, alligators, bobcats and Florida black bears inside the gate, and it ran a state-permitted relocation of 42 deer from November 2025 to January 2026 (TwinEagles deer relocation). The Wicklow covenants require "wildlife proof" garbage cans, and small dogs near a lake bank need a leash and an eye on the water.
Wicklow at TwinEagles sits on a patchwork flood map. Four of five FEMA street points we queried on Wicklow Lane read Zone X, but the north end reads Zone AH, a shallow-ponding high-risk zone, on both the effective and the preliminary maps, and FEMA has issued letters removing the houses on at least nine Wicklow lots from the high-risk area.

Collier County posts FEMA elevation certificates filed with building permits, and it indexes 19 for Wicklow Lane, almost all from the Stock-era construction of 2014 and 2015 (Collier County Elevation Certificates layer). The four we read, signed between November 2014 and April 2015 for finished homes, all list Zone AH with a base flood elevation of 16.0 feet and first floors at 17.6 to 18.0 feet, 1.6 to 2.0 feet above it. That matches the map: the houses were built up above shallow-ponding ground that the 2012 panels mapped as AH.
FEMA's database lists two single-lot Letters of Map Amendment on Wicklow Lane, issued in November 2012 and May 2014, and two multi-lot Letters of Map Revision based on Fill in April and October 2015, one of them naming seven Wicklow lots and the other covering lots on Wicklow Lane, Maidstone Court and Hedgestone Court together. Every one of them reads "Structure removed, property partially inundated": the house is out of the high-risk area, part of the lot is not. A letter removes the federal flood-insurance requirement for that house, although a lender may still require coverage (FEMA, LOMA and LOMR-F process), which is why a seller with a letter should put it in the listing file.
Collier County opened the 90-day appeal period on its proposed new flood maps on August 19, 2026 and targets summer 2027 for them to take effect (Collier County, August 2026). On the preliminary panel the Wicklow street points keep the same zones they have today. FEMA shows each Wicklow letter as "not incorporated" into the map, and letters of map change generally must be revalidated when a new map takes effect, so keep your letter and your certificate current and watch the county's notices in 2027.
The state's storm-surge model puts the middle and south end of Wicklow Lane in the Category 5 surge zone and the north end in Category 4: no modeled surge from a Category 1 to 3 hurricane (Florida Division of Emergency Management storm surge zones). TwinEagles is in Collier County evacuation Zone E; confirm on the county lookup (Florida Know Your Zone). Wicklow's street ground runs 15.9 to 17.4 feet above sea level, far inland of the coastal surge that struck Naples in 2022.

No public record we found names storm damage specific to Wicklow at TwinEagles in Hurricanes Irma (2017), Ian (2022), Helene or Milton (2024): not the county permit files for 2024 to 2026, not the master association's documents, and not regional news. Wicklow Lane sits about 16 to 17 feet above sea level at the street, well inland.
Irma made landfall on Marco Island as a major hurricane on September 10, 2017; the National Weather Service measured a 112 mph gust in North Naples and 9 to 15 inches of rain in inland Collier (National Weather Service, Hurricane Irma). Every Wicklow home then standing had been built under the statewide building code, and no Wicklow-specific Irma damage record was found in any public source.
Ian in September 2022 brought 6.18 feet of water above high tide to the Naples Pier and $2.2 billion of damage countywide, overwhelmingly coastal (National Weather Service, Hurricane Ian summary). Milton in October 2024 cut power to about 85% of Collier customers (National Weather Service, Milton impacts).
Collier's monthly issued-permit files from January 2024 to July 2026 show no permit described as storm or structural repair on Wicklow Lane after Milton. The first Wicklow reroof after Milton was issued in June 2025, followed by two more in November 2025 and April 2026, all full replacements, two on 2006 Centex homes and one on a 2014 home, whose cause the file does not state; two small roofing permits on one home in 2024 and 2025 look like repairs. Two owners added storm-protection screening systems in 2025 and 2026. Repairs that need no permit never appear, so ask the seller in writing.
The 2025 Atlantic season produced no Florida hurricane landfall, and no 2026 storm had affected Collier County as of mid-September 2026. The season runs to November 30.
Insurance on a Wicklow home is priced house by house on roof age, openings protection, construction year and first-floor elevation, not on the neighborhood name. Collier County's Community Rating System Class 5 gives every National Flood Insurance Program policy a 25% discount, and Citizens will require flood coverage on primary homes it insures for wind from January 1, 2027.
Unincorporated Collier County has been in the Community Rating System since 1992 and is Class 5, a 25% discount (FEMA CRS eligible communities, April 2026). Under FEMA's Risk Rating 2.0 the discount applies "regardless of whether the structure is inside or outside of the Special Flood Hazard Area" (FEMA, NFIP pricing). A lender requires flood insurance when the house itself is in the high-risk area; a Wicklow home with a FEMA letter, or on a Zone X pad, often carries a lower-cost policy by choice.
TwinEagles sits in the wind-borne debris region of the Florida Building Code, with a design wind speed of about 160 mph for a house, so new windows, doors and shutters must be impact-rated or protected. Every Wicklow home was built after the first statewide code took effect on March 1, 2002, which helps, but the Centex-era roofs are now 17 to 20 years old; a wind-mitigation inspection and the roof's permit date drive most of the premium difference between two otherwise similar Wicklow homes.
Citizens Property Insurance has shrunk sharply as private carriers returned, and its approved 2026 multiperil homeowners rates fall on average statewide (Citizens, 2026 rates). Citizens requires flood insurance on primary residential policies that carry Citizens wind coverage from January 1, 2027 (Citizens, flood requirement).
Wicklow is served by the North Collier Fire Control and Rescue District; Station 10 at 13240 Immokalee Road is the station the district says "serves Twin Eagles" (North Collier Fire, stations).
Every Wicklow at TwinEagles address is zoned for Bear Creek Elementary, Oakridge Middle and Gulf Coast High, and all three earned an A from the state for 2025-26. We checked three Wicklow Lane addresses, at the south end, the middle and the north end, against Collier County Public Schools' own address lookup on September 24, 2026, for the 2026-27 school year.

Bear Creek Elementary opened in August 2025 at 2400 Cub Court, about 0.9 miles by road from the TwinEagles gate, as the first new Collier elementary school since 2008, with an early-learning wing; it earned an A in its first graded year (Bear Creek Elementary). From Wicklow Lane, add about ten minutes inside the gate.
Oakridge Middle (14975 Collier Blvd) and Gulf Coast High (7878 Shark Way) have both earned an A in each of the last five graded years, per the district's 2026 accountability brief, and sit about 3.9 and 4.7 miles from the gate (Collier County Public Schools, schools; Florida Department of Education, school grades).
Collier County Public Schools earned its ninth straight A for 2025-26. Private options within roughly 20 to 30 minutes of Wicklow include Community School of Naples and St. John Neumann Catholic High School.
Collier County's monthly issued-permit files for January 2024 through July 2026 show 34 permit records on Wicklow Lane, including 2 plan revisions, and no new-home permit. The work is what 10- to 20-year-old homes need: 13 air-conditioning replacements, 3 full reroofs, window, door and storm-protection jobs, screen enclosures, a standby generator and two interior remodels, the largest a $120,000 building permit in August 2024.

Ask for the permit history of the specific house, closed out, with final inspections. On a 2006 to 2009 Centex home, look for the roof's permit date, window and door or shutter permits, the air-conditioning replacement and the water heater. On a 2014 to 2016 Stock home, ask for the certificate of occupancy date and the elevation certificate. Collier's online permit search covers each address.
Gather the permits and the association's approval letters for every exterior change before listing. A Wicklow buyer's attorney will compare the house to the permit file, and the master association can require removal of work installed without approval.
Wicklow at TwinEagles is zoned A-MHO (Agricultural with a Mobile Home Overlay, the county's base district) inside the Rural Fringe Mixed Use Overlay, Receiving Lands, on Collier County's zoning map, like every point in TwinEagles. Around Wicklow sit TwinEagles' own golf, lake and preserve land and its neighboring neighborhoods; beyond the gate are NC Square, Valencia Trails and Golden Gate Estates.
Collier County's zoning layer returns base zoning A, "A-MHO," with the Rural Fringe Mixed Use Overlay, Receiving Lands, and an agricultural and rural future-land-use designation at the middle of Wicklow Lane (Collier County GIS services). Collier County approved a TwinEagles planned unit development in 1997, but the county's current zoning map shows the community as rural agricultural inside the Rural Fringe receiving area, and it is not on the county's current PUD list (Collier County PUD master list). The mobile home overlay is a county mapping layer; the Wicklow covenants limit each lot to a single-family dwelling, and any rebuild must be "of a similar size and type."
TwinEagles' frontage on Immokalee Road, Collier Boulevard to Wilson Boulevard, is six lanes, and the county's 2025 capacity report rates that stretch over capacity with no funded widening (2025 AUIR). Relief comes from parallel roads, including the Vanderbilt Beach Road Extension, whose first phase opened in June 2026 (Collier County, June 2026). Wicklow's position deep inside the community, about 2.5 miles from the road, keeps traffic noise away from the street.
Daily life in Wicklow at TwinEagles runs through one staffed gate on Immokalee Road about 2.5 to 2.8 miles away by road, resident barcodes and app-registered guests, curbside trash on Tuesdays and Fridays in wildlife-proof cans, individual mailboxes, county water and sewer, FPL electric, and a landscape crew the Wicklow association sends.
Residents apply for vehicle barcodes, installed at the gatehouse Monday to Friday from 1 to 3 p.m.; guests and vendors are registered through the dwellingLIVE app or website or by calling the gatehouse (TwinEagles Community FAQs). Open-house visitors are admitted only to addresses on the weekly MLS open-house list, and private showings need the buyer's agent and an appointment (Quick Guide for Realtors).
Tuesdays trash and recycling, Fridays trash, under the master association's contract. The Wicklow covenants require owners to follow the master association's collection rules, "including manner and place of collection for each Lot and the use of 'wildlife proof' garbage cans."
Wicklow homes have individual mailboxes; only Covent Garden, Dundee and Kinross use community mailbox units. A broken single-family mailbox is the homeowner's to replace, to the documents' standard, and a mailbox change needs approval under the Wicklow covenants (TwinEagles HOA Newsletter, February 2024).
Florida Power and Light for electricity and for the streetlights on Wicklow Lane, Collier County for water and sewer, and Resource Conservation Systems for non-potable irrigation water, per the master association's utility list. The Wicklow association runs the sprinkler clocks on every lot.
The association's landscape contractor mows, edges, trims and fertilizes the whole street on its schedule. Owners may ask the association for particular watering times, but "the Association shall have full control of such timing." If you want a different plant, a new bed or a tree removed, that is an architectural request first and a landscape-contract question second.
The Wicklow covenants allow parking only in driveways or designated areas, and the master use restrictions bar street parking from 1 to 6 a.m. and keep commercial vehicles, pickup trucks, boats, trailers and recreational vehicles in enclosed garages. Personal golf carts may use community streets but not the golf courses, and must be garaged; from Wicklow, the clubhouse is an easy cart ride. The speed limit is 25 mph.
I-75 at Exit 111 is about 6.6 miles from the gate, the NCH Northeast freestanding emergency room at 15420 Collier Blvd about 3.3 miles, and Naples Airport about 16.7 miles; Southwest Florida International Airport is about 29 miles, roughly 39 minutes off-peak. Add about ten minutes from Wicklow Lane to the gate for each.
Wicklow and Hollybrook are next-door Grand Arbors neighborhoods that Centex Homes started in the same years and whose associations were formed on the same day in 2006, and both have their own association. Wicklow is 59 larger homes on 75-foot lots with a 60-month median resale of $1,260,000 on Collier County recorded deeds (nine sales); Hollybrook is 51 homes on 67-foot lots with a median of $942,500 on the same record.
Buyers who want more house, a three-car garage and a wider lot usually land in Wicklow. Buyers who want the same location near the clubhouse at a lower entry price, with a smaller home to keep, usually land in Hollybrook at TwinEagles. Both pay the same club initiation fee for the same deeded category, and both have a neighborhood association on top of the master.

Wicklow homes are bigger on the county roll (median 3,240 against 2,802 square feet), sit on wider lots, and a third of them are 2014 to 2016 Stock homes, while most Hollybrook homes date from 2006 and 2007. Wicklow also trades higher per county square foot, $393.96 against $332.34, which says buyers pay for more than size: the lot, the newer stock and the view.
Both neighborhoods sit side by side north of the clubhouse, share the same stretch of FEMA letters and flood patchwork, use the same gate, club and schools, and pay a quarterly neighborhood assessment on top of the January master bill. Both associations were filed on August 22, 2006, in the Centex years, and the Wicklow articles even name Hollybrook once, apparently a slip in a shared template.

Its master assessment is the highest of any neighborhood with its own association.

Hedgestone at TwinEagles is the next step up: 70 semi-custom homes on 90-by-160-foot lots, built 2006 to 2022 by Arthur Rutenberg, Stock Signature Homes and others, with a 60-month median of $2,205,000 and no neighborhood association, so Hedgestone owners hire their own landscapers. Wicklow gives a buyer a similar location for a little over half the price, with the yard done by the association.
Wisteria, Lockford and Dundee were built mostly from 2011 to 2019 by Minto, Stock and Rutenberg on narrower lots, and they resell for more per county square foot than Wicklow's older Centex homes. Wicklow's own Stock-built resales, at $1,500,000 to $1,575,000, sit right alongside those neighborhoods; its Centex resales pull the median down. A buyer who wants a 2014-or-later house in this part of TwinEagles should compare a Stock Wicklow home directly with Wisteria and Lockford.

Wicklow at TwinEagles offers a larger single-family home than most Grand Arbors neighborhoods, a 75-foot lot on water, preserve or fairway, association lawn and irrigation care and a short cart ride to the clubhouse. The costs are the highest master assessment of any neighborhood with its own association, a second quarterly assessment, a mandatory club initiation fee, a long drive to the gate and a patchwork flood map.

Wicklow at TwinEagles sells on the view, the builder era, the roof and the membership category, and it is where our experience as Top 1% Real Estate Agents Nationally Since 2008 shows most. When we walk a Wicklow buyer through a home, the first questions are what sits behind the lanai, whether the home is Centex or Stock, how old the roof is and what the club's estoppel says.
A 2014 to 2016 Stock home and a 2006 to 2009 Centex home on the same lane are different purchases. The recorded resales show it: the three Stock homes that sold since 2021 all brought $1,500,000 or more, and the Centex homes ranged from $999,000 to $1,580,000 depending on how much had been done. We price each against its own era first, then against the street.
A Golf-deeded Wicklow home and a Sports- or Social-deeded one are different products, because only 614 Golf memberships exist for 717 homes and the Eagle course is out the back door. We put the membership category at the top of the listing, never buried in the remarks.
Seasonal buyers like that the association mows and irrigates. They also ask what the quarterly assessment is and what it covers. A Wicklow listing that shows the current quarterly figure, the last two budgets and the covenants' maintenance clause answers the question before it becomes a negotiation.
On a street where the north end reads Zone AH and several lots carry FEMA letters, a seller who hands buyers the elevation certificate and the letter removes the single biggest insurance unknown. We pull both for every Wicklow listing.
The most common errors about Wicklow at TwinEagles are that golf is "included" (the club's membership terms say otherwise), that Wicklow has 57 or 58 homes, that it is "non-gated," and that it has no association of its own. The recorded documents and the associations' own records contradict all four.
It is not. The master association's own history calls The TwinEagles Club "a private club as opposed to a bundled community," every home is deeded one of three categories, and the buyer pays an initiation fee at closing. The developer's "included" golf membership described its new-home sales program from 2010 to 2018, not today's resales.
Both numbers come from old marketing. The association's 2006 articles planned 59, the recorded 2012 amendment lists 59 lots, and the 2026 county roll counts 59 homes.
Some listing sites repeat this. Wicklow Lane has no gate of its own, but it sits deep inside TwinEagles, whose single entrance on Immokalee Road is gated and staffed.
It has one: Wicklow at TwinEagles Homeowners Association, Inc., active since August 2006, managed by Cardinal Management Group of Florida, with its own recorded covenants and a quarterly assessment.
It did. The Aerie was the second course's name from 2007 until Steve Smyers rebuilt it; since 2012 it has been the Eagle.

Across all MLS history since 2007, Wicklow's 51 closings have a median of 86 days, a figure that includes new-construction closings. Wicklow homes come to market only a couple of times a year, so a well-prepared listing meets buyers who have been waiting for this street.
Usually not a full renovation. Fix what an inspector will flag, finish open permits and document the systems. On a Centex-era home, a recent roof and air-conditioning replacement matter more to a buyer's insurance quote and offer than new cabinets.
Yes, measurably in the insurance quote a buyer receives. A tile reroof, impact windows and doors or approved storm protection, and a wind-mitigation report are the items Wicklow buyers ask about first on the 2006 to 2009 homes.
They can if they start late. The club must receive the signed Membership Agreement seven days before closing, the master association screens the buyer, and the Wicklow estoppel must be ordered separately. Start all three the day the contract is signed.
Not entirely. The association's crew keeps the lawn and beds to its standard, but anything you planted with approval is yours to maintain, and a fresh coat of mulch or a few replaced shrubs, approved first, still shows. Ask Cardinal when the next scheduled service is before your photo day.

Wicklow is a 59-home single-family neighborhood on Wicklow Lane in the Grand Arbors section of TwinEagles, Naples, with its own homeowners' association under the TwinEagles master association. Centex Homes built most of it from 2006 to 2009 and Stock Signature Homes finished it from 2014 to 2016.
Centex Homes, the original declarant, built the 2006 to 2009 homes, including the Covington and Verano models. Stock Signature Homes built the 2014 to 2016 homes, including its Scottsdale II plan. Four homes date from 2011 and 2012, and their builder is not identified in the public record.
County building areas run from 2,366 to 4,327 square feet, median 3,240; that county figure includes garages and roofed outdoor areas. The Centex Covington had 3,021 square feet of living space, the Verano 2,404, and Stock's Scottsdale II 2,719.
The developer marketed them at 75 by 160 feet, about 12,000 square feet. Lots on lake bends and at the ends of the lane differ, so read the survey for the lot you are buying.
The Southwest Florida MLS shows 9 Wicklow closings in the 60 months to September 24, 2026, from $930,000 to $1,580,000; the two most recent, in September 2026, closed at $1,500,000 and $930,000. Two bills. The TwinEagles master association's 2024 budget billed each Wicklow home $4,392.76 for the year, including a $660 reserve share. The Wicklow association adds a quarterly neighborhood assessment whose amount is not published; it appears on the Wicklow estoppel for a specific home.
Under the recorded covenants, the Wicklow association mows, fertilizes, edges and trims the landscaping on every lot, maintains the irrigation system serving each lot and controls its clocks, and maintains the street tract, landscape tracts and drainage swales. The house, roof, pool and driveway stay with the owner.

Current dues are not public. The last published schedule, fiscal 2022, totaled about $18,328 a year before tax for Full Golf, about $7,336 for Sports and about $5,496 for Social, including the Phase One capital assessment. Expect current dues to be higher.
Only "subject to availability," under the 2010 recorded covenant, because Golf is capped at 614 memberships for 717 homes. A home already deeded Golf gets an immediately available Golf membership.
Yes, through TwinEagles. Wicklow Lane has no gate of its own, but the community's single entrance on Immokalee Road is gated and staffed, with resident barcodes and app-registered guests.
The Eagle, the Steve Smyers rebuild of Gary Player's Aerie that reopened in 2012. Centex's original marketing placed Wicklow beside the Aerie's 12th and 13th holes; hole numbers may have changed in the rebuild, so walk the lot.
Partly. Four of five Wicklow Lane street points read FEMA Zone X, the north end reads Zone AH, and four 2014 to 2015 elevation certificates list Zone AH with a 16.0-foot base flood elevation. FEMA letters remove the houses on at least nine Wicklow lots from the high-risk area.
A lender requires it only if the house itself is in a high-risk zone without a FEMA letter removing it. Citizens will require it on primary homes insured for wind by Citizens from January 1, 2027, and every policy in unincorporated Collier gets the 25% Community Rating System discount.

Yes, the whole home only, for at least 30 consecutive days, no more than three times a calendar year, with a copy of the lease to the Wicklow association before move-in and the master association's lease form and screening.
Only with approval. Because the association maintains the lots, any change to the original landscape design needs approval, and if you add approved plantings, the landscape company bills you directly for the extra maintenance.
With approval, in a color from the master association's Approved Color List. The Wicklow covenants add that painting "in a color other than the color originally placed by Declarant" needs approval; an original builder color not on the list may be considered with documentation.
Yes, with prior written approval, which the covenants say "may not be unreasonably withheld." The shutter standards must be provided within five business days of a written request, and the master rules govern when shutters may be closed.
Yes, with architectural approval and county permits. Pools and screened enclosures are on the covenants' list of improvements that need the Reviewer's written approval, and the application needs contractor insurance and drawings.
Only inside an enclosed garage. The master use restrictions keep pickups, commercial vehicles, boats, trailers and RVs garaged, and the Wicklow covenants allow parking only in driveways or designated areas.

No. All 59 lots are built; the last recorded vacant-lot sales on Wicklow Lane were in 2008, and Stock built the final homes by 2016.
Wicklow has 59 larger homes on 75-foot lots; Hollybrook next door has 51 homes on 67-foot lots. On recorded deeds for the last 60 months Wicklow's median was $1,260,000 and Hollybrook's $942,500.
Hedgestone has 70 semi-custom homes on 90-foot lots, no neighborhood association and a 60-month median of $2,205,000. Wicklow costs roughly half as much, with association lawn care.
No public record names storm damage specific to Wicklow in Irma, Ian, Helene or Milton, and the county's 2024 to 2026 permit files show no permit described as a storm repair there. Ask each seller in writing.

On the recorded resales since 2021, the three Stock homes brought $1,500,000 to $1,575,000 and the six Centex-era homes $999,000 to $1,580,000. The best Centex sale matched the Stock homes, so condition and updates close most of the gap.
Buyers treat the category as a major price factor because Golf memberships are capped at 614 and cost $150,000 to join against $60,000 for Sports and $45,000 for Social. The deed file does not record the category, so we price it from the estoppel and current buyer demand.
The buyer, at closing, under the club's Initiation Fee Policy: the fee "must be paid to the Club at the closing of the home sale" by "any person or entity who purchases a home in TwinEagles."
No public club document provides a refund on resale. The policy says the fee "is to be used for Club Capital expenditures." The only refund in the Membership Agreement is of a rejected applicant's transfer fee.

The price should match, but the square footage does not. The county's building area is larger than MLS living area, so county price per square foot runs lower than MLS price per square foot. Never compare the two directly.
