One naming note before anything else, because it trips up searchers and even title files. This Lake Arrowhead is not Lake Arrowhead, California, the mountain lake resort in San Bernardino County, and it is not either of the unrelated Florida namesakes that sit in the same state register: the 64-unit “Lake Arrowhead, a Condo” in Sarasota, recorded in 1981, or the Lake Arrowhead Homeowners’ Association in North Fort Myers. The Naples Lakes village is the 128-home condominium recorded in four phases, Lake Arrowhead 1A to 1D, between October 2000 and June 2002, and governed today by Lake Arrowhead Condominium Association, Inc., Florida document N02000004988.

It is four floor plans in two positions, two downstairs plans of 1,672 and 1,908 square feet and two upstairs plans of 1,975 and 2,184 square feet, and in the last year every upstairs-size sale closed at $539,000 or more while every downstairs-size sale closed at $465,000 or less (floor inferred from MLS living area). A listing agent who prices a Lake Arrowhead carriage home off the Naples Lakes community median, or off the last Lake Arrowhead sale regardless of floor and plan, leaves money on the table or leaves the home on the market.
Recent Lake Arrowhead at Naples Lakes Country Club track record (last 12 months): In the last 12 months Lake Arrowhead has seen 7 resales on the Southwest Florida MLS Matrix (pulled September 24, 2026, covering closings from September 25, 2025 to September 24, 2026), from $438,000 to $580,000, at a median of $539,000 (seven sales, an odd count, so the median is an actual closing). The highest-priced Lake Arrowhead sale in that window was $580,000, for a 1,975 square foot upstairs home in February 2026, and the median sale-to-list ratio was 97.35%, the highest of any Naples Lakes village; the mean of the seven per-sale ratios was 96.42%. Seven sales is below the ten-sale threshold we use before leaning on a median, so the lead figure is the first window with ten or more sales: 12 resales, county recorded, DOR-qualified, 24 months since September 2024 (Collier County Property Appraiser sales file, index as of September 24, 2026, newest recorded sale May 14, 2026), at a median of $587,500 (twelve sales, even, so the midpoint of the middle pair), from $465,000 to $641,000, none a first sale from the developer. The market section lists all seven MLS closings individually as well. For Lake Arrowhead sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and off-market discretion. At Lake Arrowhead it has to reach the right audience in the right month: on the county roll only 40 of the 128 homes (31.2%) carry a Florida homestead exemption, and the most common out-of-state owner mailing addresses are in Massachusetts, New York, Illinois, Canada and New Jersey, so the next buyer is as likely to be in Boston in October as in Naples in February. The second is the plan inside that floor, the interior two-bedroom-and-den or the end-unit three-bedroom. The third is the condominium fee, which no Lake Arrowhead document on the public record states and which you only see in the association’s budget and estoppel. Living in Lake Arrowhead at Naples Lakes Country Club means a two-story carriage building of eight homes, your own attached one-car garage, a shared village pool and spa at the end of the cul-de-sac, and the full Naples Lakes Country Club membership that comes with every deed, with the condominium association handling the building while you handle the interior.
Lake Arrowhead is the second-largest of the six Naples Lakes villages by home count, behind Lake Barrington’s 209 condominiums and ahead of Placid’s 119 villas, and among the condominium villages it sits in the middle on price: its homes are larger than Barrington’s and smaller than the Juliana and Providence coach homes. What follows is what daily life looks like, drawn from the club’s documents, the recorded condominium record and the county roll.
Lake Arrowhead at Naples Lakes Country Club is a residential condominium governed by Chapter 718 of the Florida Statutes and, above it, by the master Declaration of Naples Lakes Country Club. The club’s own description is short and exact: “Arrowhead Village, located on Winged Foot Court/Way, consists of 16 buildings of 8 units each. Each building has two stories. The ground floor accomodates two different floor plans with square footage of 1,672 or 1,908. The second floor offers two floor plans of 1,975 or 2,184 square feet. Each home has two bedrooms and a den, or three bedrooms with no den, and an attached one-car garage. The Village pool and spa is located at the end of the cul-de-sac” (club Arrowhead Village page, read September 25, 2026; the spelling of “accomodates” is the club’s).
Legally it is four condominiums, recorded one after another by Toll Brothers’ Naples partnership. The Florida Department of Business and Professional Regulation lists them as Lake Arrowhead 1A, a Condo (project PR1U025282, 32 units, recorded October 11, 2000), Lake Arrowhead 1B (PR1U025339, 32 units, January 25, 2001), Lake Arrowhead 1C (PR1U025900, 32 units, February 19, 2002) and Lake Arrowhead 1D (PR1U026230, 32 units, June 19, 2002), all four now managed by one entity, Lake Arrowhead Condo Assn, Inc. (DBPR condominium extract, read September 25, 2026). Four times 32 is 128, the club’s count exactly.
The master Declaration names the village too. Its definition of “Neighborhood” fixes the six villages as “Lake Arrowhead, Lake Barrington, Juliana Village, Lake Placid, Providence Village and Lake Tahoe” (Fourth Amended and Restated Declaration, Article I, definition 19), and Lake Arrowhead elects one of the seven directors on the master board (Bylaws as amended, November 17, 2023, Section 3.2).
So every Lake Arrowhead owner answers to two bodies: the Lake Arrowhead condominium association, which maintains the buildings and bills the condominium fee, and Naples Lakes Country Club Homeowners Association, Inc., which owns the golf course and clubhouse and bills the membership fee and the master HOA fee.
Florida has more than one Lake Arrowhead in its public records, and the United States has a famous one in California, so a buyer who searches the name alone gets a mixed page of results. The Florida Division of Corporations register for “Lake Arrowhead” returns, among others, Lake Arrowhead Condominium Owners Association, Inc. (document 743292, filed 1978, Sarasota address), Lake Arrowhead Homeowners’ Association, Inc. (document N43230, North Fort Myers address), a Lake Arrowhead Business and Social Club and several inactive companies (Sunbiz name list). The state condominium register adds “Lake Arrowhead, a Condo,” a 64-unit Sarasota condominium recorded April 10, 1981 on Beneva Road.
Only one entry is this village: Lake Arrowhead Condominium Association, Inc., document N02000004988, which began as the Lake Arrowhead 1D association and absorbed three predecessors, Lake Arrowhead 1A (N00000006684), 1B (N01000000577) and 1C (N02000001055). If a document in front of you names a Lake Arrowhead with any other number, it is not a Naples Lakes Country Club document.
A carriage building at Lake Arrowhead holds eight homes on two levels, four downstairs and four up, per the club’s page. The two downstairs plans are the 1,672 square foot interior home and the 1,908 square foot home; the two upstairs plans are the 1,975 square foot interior home and the 2,184 square foot home. Toll Brothers’ December 2000 marketing page, which named the four models, calls the larger downstairs model a “first floor end unit” and the larger upstairs model a “second floor end unit” (Toll Brothers Arrowhead Carriages page, December 2000, archived). So in each building the two end positions on each floor carry the three-bedroom plans and the interior positions carry the two-bedroom-and-den plans. That layout is our reading of Toll’s end-unit labels against the club’s eight-per-building count; the recorded condominium plan for each phase is the document that fixes it building by building.
Each home has its own attached one-car garage. That is the defining feature of a carriage home as Toll sold it and as the club still describes it, and it is also the feature to think hardest about if you own two cars, as the garage and parking subsection below explains.
The FEMA letter for phase 1A gives the only building numbers and addresses on the public record: Building 1 at 4695 Winged Foot Court, Building 2 at 4685, Building 15 at 4680 and Building 16 at 4690 (FEMA LOMA 12-04-6091A, August 30, 2012). Buildings are numbered 1 to 16 across the village, and because phase 1A alone includes Buildings 1, 2, 15 and 16, the numbers do not run phase by phase; each building carries one street number, with its eight homes numbered as units.
Every Lake Arrowhead buyer makes the same first choice, and it is the one that moves the price most.
A downstairs home means no stairs, a patio or lanai at grade and the smaller plans, 1,672 or 1,908 square feet. It suits a buyer who wants single-level living without an elevator question, or who plans to stay into later years. In the twelve months to September 24, 2026, the three downstairs-size closings on the MLS were $438,000, $450,000 and $465,000.
An upstairs home means a staircase, a second-floor lanai with a longer view, nobody overhead, and the larger plans, 1,975 or 2,184 square feet. In the same twelve months the four upstairs-size closings were $539,000, $550,000, $550,000 and $580,000.
The club’s page does not say whether any Lake Arrowhead building has an elevator, and none of the public documents we read mentions one, so treat the upstairs homes as stair access unless the listing and the association confirm otherwise. The floor is our inference from each sale’s MLS living area against the club’s four plan sizes; the market section below shows the arithmetic.
One attached garage bay per home is generous for a condominium and tight for a two-car household, and the master Declaration is strict about the rest. Under Article XI, Section 19 of the Fourth Amended and Restated Declaration, garages must be used to park cars, owners may not park on the street, non-owners may not park on the street overnight, and boats, trailers, recreational vehicles, commercial vehicles, trucks over three-quarter ton and vans over 14 feet may sit outside a garage for no more than eight hours and never overnight without the General Manager’s approval. Section 28 bars converting a garage into living space.
The roads, pools and parking inside the community’s four multi-family tracts, MF-1 to MF-4, are Limited Common Areas maintained through Neighborhood Assessments (Exhibit D, Limited Common Areas), so whatever guest or overflow parking exists at Lake Arrowhead sits inside the village and under its rules. How many spaces there are and whether a second resident car may use them overnight is a question for the Lake Arrowhead association’s rules, which are not public. If you own a second car, a golf cart or a pickup, ask the association in writing before you make an offer.
The Collier County tax roll, 2026 preliminary, answers the question better than a brochure can. Of Lake Arrowhead’s 128 homes, 40 (31.2%) carry a Florida homestead exemption, and 59 owners (46.1%) have a Florida mailing address, our arithmetic on the roll counts. The leading out-of-state owner addresses are Massachusetts (12), New York (8), Illinois (8), Canada (6) and New Jersey (6).
That makes Lake Arrowhead a seasonal village with a full-time minority, almost exactly like its rival Lake Barrington (30.1% homestead) and quite unlike the single-family streets of Tahoe and Placid, where roughly seven in ten homes are homesteaded. It also makes it the Naples Lakes village with the strongest New England accent: Massachusetts is the single most common out-of-state mailing address at Lake Arrowhead, while at Barrington it is Michigan. For a buyer, expect a quieter building from May to October and a full pool in February. For a seller, expect your likeliest buyer to be a seasonal owner from the Northeast or Canada.
A February morning at Lake Arrowhead might start with a walk to the village pool and spa at the end of the cul-de-sac, then a short drive or cart ride to the clubhouse at 4784 Naples Lakes Blvd. FEMA’s letter locates the phase 1A buildings at about 26.118 N, 81.689 W, and the club’s own site places the clubhouse at 26.1138 N, 81.6918 W, about a third of a mile apart in a straight line (our arithmetic from the two published coordinates). Members book tee times up to 14 days ahead on the Arnold Palmer Signature course, 6,729 yards from the back tees, rated 73.3 with a 142 slope (2026 scorecard); five Har-Tru tennis courts and three lighted bocce courts sit by the clubhouse (club bocce and tennis page).
Errands start at the one staffed gate on Collier Boulevard. Exit 101 on I-75 is about 3 miles north on Collier Boulevard; Physicians Regional Medical Center on Collier Boulevard is about a mile and a half by road, roughly five minutes; downtown Naples is about 8 road miles, roughly 20 minutes outside peak season; and the beach at the Naples Pier is about 9 road miles, 20 to 25 minutes. Dinner might be at Arnie’s, the club’s poolside cabana cafe and bar, or in the clubhouse grille room.
What you do not do at Lake Arrowhead is exterior maintenance. The master Declaration makes each Neighborhood Association “responsible for maintaining and repairing all buildings located within the Neighborhood” (Article VI, Section 3), so the roofs, exterior walls and building structure are the condominium association’s job and its budget’s line items.
This is the single most practical research fact about Lake Arrowhead, and it matters to anyone checking prices before an offer. The county records Lake Arrowhead’s 128 homes under the names “Lake Arrowhead 1-A” to “Lake Arrowhead 1-D,” with no “Naples Lakes” in the name at all. A search of the Collier County tax roll for “Naples Lakes” returns the two single-family plats, the Publix shopping center outside the gate and nothing from Lake Arrowhead; the 128 homes surface only when you search the Lake Arrowhead names or sweep the section of land the community sits on (Section 15, Township 50 South, Range 26 East), per the Collier County tax roll, 2026 preliminary.
The state’s condominium register adds a second trap: DBPR files all four Lake Arrowhead phases under Lee County, with Toll Brothers’ former Bonita Springs office on South Tamiami Trail as the project address, although every home is in Collier County, ZIP 34112 (DBPR condominium extract). The county code reflects where the developer’s office was, not where the buildings stand.
Why this matters to you as a buyer: a price check, a title search, a permit search or an insurance lookup that starts from “Naples Lakes” can come back empty for a Lake Arrowhead address and look like there is no history, when the history is simply filed under another name. Search “Lake Arrowhead 1A” through “1D,” Winged Foot Court and Winged Foot Way, and document N02000004988, and you will find it. Portal pages that group Naples Lakes under a Lely Resort label add a third layer of confusion; Naples Lakes is its own gated community and association, not part of Lely Resort.
Five things buyers sometimes assume. No private pools or yards: the pool and spa are the village’s, shared by 128 homes. No two-car garages: every Lake Arrowhead home has one attached bay, where the Juliana and Providence coach homes have two. No elevators in any public description: the upstairs homes are reached by stairs unless an association record says otherwise. No age restriction: Naples Lakes is not a 55-plus community. No boating: the Declaration bars boats, rafts and watercraft on every community lake (Article XI, Section 25), and fishing is allowed only from the shoreline beside your own unit (Section 26).
Buying here runs through two associations and one club, in this order.
Lake Arrowhead at Naples Lakes Country Club had two carriage homes on the market on September 24, 2026, against seven closings in the prior twelve months, about 3.4 months of supply, and in that market the seller who prices to the floor and the plan, with both estoppels already ordered, is the seller who closes. The upstairs homes sold for about $100,000 more at the median, and almost all of that is size: they are 300 to 500 square feet larger, and per foot the downstairs homes sold slightly higher. Four and three sales are handfuls, not markets. The three 2,184 square foot upstairs end units closed within $11,000 of each other in March, July and August 2026, the tightest cluster of any plan with three or more sales in the Naples Lakes condominium villages this year (our comparison of the MLS rows).
This is a public-record MLS closing, not one of our transactions; we walk through it because it is the freshest price evidence in the village.
The latest Lake Arrowhead closing on the pull was a 1,672 square foot home, the downstairs interior plan by size, listed at $469,999 and sold in September 2026 for $438,000 after 23 days on market: 93.19% of list, $261.96 per square foot of MLS living area, and the lowest Lake Arrowhead sale of the twelve months. Three things follow from it. It sold fast and below list at once, which usually means the asking price was a little ambitious and the market found its number quickly. It sets the floor for its plan, bracketed by the $450,000 and $465,000 downstairs sales. And it is too recent for the county file, which runs to August 29, 2026. What the MLS row cannot tell you, condition, furnishings, view and any special assessment on the estoppel, is what separates two 1,672 square foot homes, and it comes from the listing file.

The 1,908 square foot listing asks $115,000 more than the only 1,908 square foot closing of the year and more than any downstairs home sold for in twelve months; the 1,629 square foot listing asks $15,100 less than the same-size May 2026 sale. No upstairs home was for sale, so an upstairs owner listing this fall would have no direct competitor.
Two actives against seven closings a year is about 3.4 months of supply (our arithmetic), against 2.1 at Lake Barrington, 2.2 in the Juliana Village file, 4.0 for the single-family homes and 2.8 for all of Naples Lakes on the same pull. Lake Arrowhead’s median 67 days on market sits between Barrington’s 79 and Juliana’s 51, and its median sold-to-list of 97.35% is the highest of any Naples Lakes group. The two longest marketing times of the year, 164 days for a sale and 282 days for an active, belong to the highest asking price among the seven sales and to a listing asking $115,000 above its plan’s only closing.

The county extract does not break out January 1 to August 29, 2025 as its own period, so there is no row for those eight months. These rows come from the tax roll’s own sale table, a different extract from the 24-month window above, so the two are never merged. The MLS counts only listed sales and runs to September 24, 2026, and its per-foot figures use listing living area rather than county base area (median 1,941.5 square feet), so no figure here is restated against another source’s denominator. Calendar 2023 is the only single calendar year after 2021 with ten or more Lake Arrowhead sales, and its $567,500 median sits just below the 24-month median of $587,500.
The county median went from $300,000 in 2021 (n = 21) to $525,000 in 2022 (n = 7), up 75.0%, and to $567,500 in 2023 (n = 10), while the count of qualified sales fell by two thirds: fewer homes, far higher prices. Since then the village has held: the 24-month county median of $587,500 (24 months since September 2024) is about 3.5% above the 2023 median, while the trailing-twelve-month roll median is about 2.6% below it and the MLS twelve-month median about 5.0% below (our arithmetic), so the most recent months are the softer ones. Lake Barrington’s trailing-twelve-month roll median sits about 14.3% below its 2023 median.
The median just value for the 128 homes on the 2026 preliminary roll is $478,460 (Collier County tax roll, 2026 preliminary), about 11% below the MLS twelve-month median. A just value is a mass-appraisal estimate for tax purposes on a lag, not a sale price. The roll dates 72 homes to 2002, 32 to 2001 and 16 to 2003, with the rest earlier.

Lake Arrowhead at Naples Lakes Country Club was built by Toll Brothers, through TBI/Naples Limited Partnership, as “Arrowhead Carriages,” and recorded as four condominiums, Lake Arrowhead 1A to 1D, between October 11, 2000 and June 19, 2002, the first condominium village recorded at Naples Lakes Country Club; its four associations merged into one in 2005.
Toll developed Naples Lakes through TBI/Naples Limited Partnership, Florida document A97000000416, filed February 13, 1997 (Florida Division of Corporations record). The master Declaration was recorded October 5, 1999, the clubhouse opened in spring 2001 and residential construction ended in 2004 (club history page). In a September 4, 2003 release filed with the SEC, Toll called itself “most noted in Florida for its Arnold Palmer Signature Golf Course communities, including Naples Lakes Country Club” (Toll 8-K exhibit).
Toll’s December 2000 “Arrowhead Carriages” page lists the Anaheim, Montebello, Rialto and San Gabriel models without prices (Toll Brothers Arrowhead Carriages page, December 2000, archived). No Arrowhead base price survives in any archived capture we or our Naples Lakes Country Club guide found, so this page states none; Toll’s September 2001 Barrington condominiums, for scale, started at $154,975 (Toll archived Barrington page).

For a buyer, the merger means one association, one budget, one board and one estoppel for all 128 homes. Whether the four declarations were consolidated or still stand as four run by one association is not stated in any public document; the recorded instruments settle it.
Toll’s 2004 area guide listed the community’s management as “R and P Property Management” (Toll 2004 area guide, archived); today Lake Arrowhead is managed in care of RealManage in Bonita Springs, like Juliana and Providence, while Barrington’s association lists the clubhouse. Toll’s golf entity deeded the course to the homeowners association on October 23, 2003 (O.R. Book 3447, Page 736), and residents took control between 2003 and 2004. Since then the owners have funded a 2013 clubhouse remodel, a $3.2 million course renovation that reopened February 17, 2018 (Golf Course Architecture), Arnie’s cabana and a $2.2 million turf care center completed in May 2025 (Club + Resort Business).
Lake Arrowhead at Naples Lakes Country Club offers four carriage-home plans, two downstairs of 1,672 and 1,908 square feet and two upstairs of 1,975 and 2,184 square feet, each with two bedrooms and a den or three bedrooms, and each with an attached one-car garage, in 16 two-story buildings of eight.

The 1,672 square foot Anaheim is the smallest and, on the last year’s evidence, least expensive Lake Arrowhead home: $438,000 in September 2026 and $465,000 in May 2026 for the 1,629 square foot entry we read as the same plan. The 1,908 square foot Montebello gives three bedrooms on one level; it closed once in twelve months, at $450,000 at full list in September 2025, and it is the plan of the 282-day active listing at $565,000.
The 1,975 square foot Rialto produced the year’s highest sale, $580,000 in February 2026, after 164 days. The 2,184 square foot San Gabriel is the largest and most traded plan: three closings at $550,000, $550,000 and $539,000 in March, July and August 2026, at $246.79 to $251.83 per square foot of MLS living area, the easiest Lake Arrowhead plan to price with confidence today.
The Declaration bars converting a garage to living space (Article XI, Section 28), and the club’s ARC Standards, revised September 18, 2023, require every unit to keep a garage for at least one car and allow no asphalt roofs (Section 1.08), so a Lake Arrowhead re-roof is a tile or other ARC-approved decision made by the association. The master Declaration makes building maintenance a Neighborhood Association duty (Article VI, Section 3); the exact owner-versus-association line for windows, sliders and air-conditioning equipment sits in the Lake Arrowhead declarations, which are not posted publicly. Roof replacement years by building are in the association’s reserve schedule and in Collier roofing permits by address.
A Lake Arrowhead home at Naples Lakes Country Club comes with the village pool and spa at the end of the cul-de-sac and full membership in the HOA-owned Naples Lakes Country Club: an 18-hole Arnold Palmer Signature course, the clubhouse, Arnie’s cabana, tennis, bocce and fitness, with no green, fitness or court fees and no food minimum.
“The Village pool and spa is located at the end of the cul-de-sac,” per the club, and “Every multi-family Village has a swimming pool complete with a spa and picnic area” (club real estate page). The pool, roads and parking in the multi-family tracts are Limited Common Areas maintained through Neighborhood Assessments (Exhibit D, Limited Common Areas). Ownership is changing: the 2025 budget letter set aside $24,000 “to finalize the transfer of ownership of the village pools to their respective villages” (2025 budget cover letter). Whether Lake Arrowhead’s transfer has closed is not public; ask whether the pool now sits in the condominium budget and reserves.
“Membership in the Association by all Owners is mandatory and automatic with the ownership of any Unit” (Declaration, Article III, Section 1), and the club “is owned and managed by the Naples Lakes Country Club Homeowners Association, Inc.” (Full Member Information Profile). Members and immediate family “shall not be charged green fees, fitness fees, or court fees” (Rules, April 2024), for up to two resident adults per home.
One staffed front gate on Collier Boulevard (club front gate page), with no published hours. Owners get no club equity or refund at sale, no boating, no club use while leasing except dining, and no separate Lake Arrowhead clubhouse.
In 2025 a Lake Arrowhead at Naples Lakes Country Club home paid the club $12,674 a year, a $9,818 membership fee plus the $2,856 multi-family master HOA fee, before the Lake Arrowhead condominium association’s own fee, which is billed separately by RealManage and is not published in any public document.

No 2025 or 2026 Lake Arrowhead condominium assessment is published; the club’s schedules say only that “Sub-Association Maintenance Fees are billed separately by the individual Management Companies.” We will not estimate it. The routes to the real number: the association’s adopted budget, requested through RealManage; the resale disclosure package a buyer is entitled to under section 718.503, Florida Statutes, including the budget and financial statement; and the association’s estoppel certificate under section 718.116, which states the regular assessment and any special assessment for the specific unit. In the same request, ask for the reserve schedule, the master insurance declarations page, any special assessment since 2022 and whether the fee includes water, sewer or other utilities.
A Lake Arrowhead at Naples Lakes Country Club owner carries four recurring layers: the condominium fee, the $2,856 master HOA fee and the $9,818 membership fee (both 2025), and property tax, with a $4,409 roll median. A new resident also pays a one-time transfer fee, $13,000 in 2025. There is no CDD.

The condominium layer decides purchase approval, condominium leasing limits, pet size limits and the exact owner-association maintenance line. A resale buyer is entitled to it under section 718.503, and the association keeps it among its official records under section 718.111, Florida Statutes, which since January 1, 2026 has required associations of 25 or more units, Lake Arrowhead’s 128 included, to post specified records such as the declaration, rules and budget on an owner-access website or app. Ask the seller for those copies early.
Membership is “mandatory and automatic with the ownership of any Unit” (Article III, Section 1), one designated Member per Unit. Article III, Section 3(a) is why Lake Arrowhead has its own association: a Neighborhood Association “shall not be required except in the case of a condominium.” Lake Arrowhead elects one of seven master directors, with three-year terms and a two-term limit (Bylaws, Sections 3.2 and 3.3). The golf course is Common Area deeded to the association on October 23, 2003, and golf rules cannot “materially adversely affect the availability of tee times” without a majority of the Voting Members (Article II, Section 5).
Pets (Section 5), signs only with board approval (Section 6), no fences or invisible pet fences except as the standards allow (Section 18), garages for cars and strict vehicle limits (Section 19), leasing (Section 24), no boats and shoreline-only fishing (Sections 25 and 26), white or off-white window coverings (Section 27), no garage conversions (Section 28) and trash timing (Section 29). The pet and leasing rules have their own sections below.
Conservation Areas are protected by easements under section 704.06, Florida Statutes (Article XIV). The Declaration renews automatically in ten-year periods unless two-thirds of the Units record a change (Article XV, Section 1). And Article XV, Section 11 warns that “an airfield, known as Winged South Airpark, is located next to the Community”; aviation records list it as Wing South Airpark, FAA identifier FA37 (AirNav, reported).
Storm shutters and impact panels need ARC approval before installation under Section 1.20 and the member-only Exhibit C; replacement windows may use Low-E glass, and laminated storm glazing only clear or light grey interlayers (Section 1.36); screen enclosures are mansard style and bronze. At Lake Arrowhead the condominium association’s approval usually comes first, then the ARC, then the county permit.
No. Lake Arrowhead at Naples Lakes Country Club is not age-restricted: nothing in the master Declaration or the club’s April 2024 Rules sets an age restriction, and the Rules provide for children and dependents, with supervision rules for children under 12 at the pool and under 16 in the fitness center.
Housing for older persons is a legal status, not a description. Under section 760.29, Florida Statutes, a community qualifies for the 55-and-older exemption only by meeting defined conditions, including at least 80% of occupied units with a resident 55 or older and published policies showing that intent. No Naples Lakes document claims that status.
Yes, within limits: the Naples Lakes Country Club master Declaration requires a lease of at least 30 days, allows four leases per unit a year, requires board approval, and suspends the owner’s club use except dining while a tenant is in residence. The Lake Arrowhead condominium rules may add limits.

Lake Arrowhead is a seasonal-rental village, not a vacation-rental one: a 30-day minimum and a four-lease cap fit a January-to-March or full-season tenant and rule out nightly or weekly income. The lessee transfer fee is not published, and the owner keeps paying the full membership fee while the tenant uses the club. A lease does not stop a sale, but a buyer takes subject to it and cannot use the club until it ends, so match the lease end to the closing.
Lake Arrowhead at Naples Lakes Country Club owners may keep up to two commonly accepted household pets, such as a dog or cat, under the master Declaration, leashed outdoors and never on the golf course or in club buildings and pool areas; the Lake Arrowhead condominium rules may add size, weight or number limits, and those rules are not public.
Under Article XI, Section 5 of the Fourth Amended and Restated Declaration, pets must be leashed outdoors, cleaned up after, never left unattended or tethered on lanais or in garages, and never used commercially, and the board may require removal of a nuisance pet. The club’s Rules bar pets from the clubhouse, Arnie’s, the pool deck and the practice facilities. Ask the association whether pets may use the village pool deck and whether registration is required. Service and emotional support animals are handled separately under federal fair housing law and section 760.27, Florida Statutes, and a pet limit does not by itself decide an assistance-animal request.
Florida’s milestone inspection and structural integrity reserve study laws apply to condominium buildings of three or more habitable stories. The club describes every Lake Arrowhead at Naples Lakes Country Club building as two stories, which would place Lake Arrowhead below that line; that is an inference from the club’s description, not a reading of each recorded plan.
After the 2021 Surfside collapse, Florida passed SB 4-D in its May 2022 special session (Florida Senate), refined it with SB 154 in 2023 (Florida Senate) and adjusted it with CS/CS/HB 913 in 2025 (Senate bill summary). The milestone inspection under section 553.899 is a structural inspection at 30 years (25 near the coast) and every ten years after. The structural integrity reserve study under section 718.112 is a study and funding plan for structural components, due for existing associations by December 31, 2025. The 2025 law applies both to buildings “three habitable stories or more.”
“Each building has two stories,” per the club. That is below the threshold, and the county record is consistent with it: Collier County’s Milestone Buildings by Year list (January 2026) contains no Naples Lakes building; and if any building here were covered, the county’s milestone map service puts every tested Naples Lakes address outside the three-mile saltwater buffer, so the 30-year track would apply. The conclusion still rests on the club’s plain-language description, not on each recorded plan or certificate of occupancy, which is what an engineer or attorney would rely on. Lake Barrington, which the club describes with three residential floors over garages, is the one Naples Lakes village where the question is live.
Every Florida condominium remains subject to Chapter 718: an annual budget with reserve accounts for items such as roof replacement, building painting and pavement resurfacing, which owners may waive or reduce only by the vote the statute sets for items outside a structural study (section 718.112(2)(f)); owner access to official records (section 718.111(12)); estoppel certificates with statutory fee caps and deadlines (section 718.116); and the resale disclosure package (section 718.503). DBPR regulates all four phases and publishes guidance on owners’ records rights (DBPR official records guide).
The association’s written position on SIRS and milestone applicability with the story count per building; the budget and reserve schedule, including any waived reserves; the master insurance declarations page; any special assessment since 2022 and two years of minutes; and the roof year for your building. Ask too whether the four phase declarations still govern their own 32 homes or were consolidated, because it affects how a future amendment is voted.

Lake Arrowhead at Naples Lakes Country Club tests as FEMA Zone X, shaded (0.2% annual chance), outside the Special Flood Hazard Area on the map effective February 8, 2024; FEMA removed its four phase 1A buildings from the old 2012 flood zone by letter; it sits in Collier evacuation Zone D and a 164 mph design wind zone.
The effective FEMA panel is 12021C0602J, effective February 8, 2024, NFIP community 120067, as Collier County’s March 2026 flood protection newsletter confirms. A Winged Foot Court test point queried against FEMA’s National Flood Hazard Layer on September 23, 2026 returned Zone X, shaded, with street ground at 11.2 feet NAVD88 on the USGS 3D Elevation Program 2018 lidar. All nine Naples Lakes test points were outside the Special Flood Hazard Area, and the mapped AE areas inside the gates sit over the lakes, at base flood elevations of roughly 10 to 10.5 feet.

The letter names the flooding source as “ponding/overland flow” and notes that portions of the property, not the buildings, may remain in the hazard area. No letter was found for 1B, 1C or 1D. With the 2024 map now showing Winged Foot Court outside the hazard area, the letter matters as certified evidence of ground elevation, about 1.0 to 1.9 feet above the 10.5 to 10.7-foot base flood elevations the old AH zone carried (our comparison).
Winged Foot Court returns Collier evacuation Zone D (county evacuation layer) and Category 3 on the state’s storm surge zone service: surge exposure only in a Category 3 or stronger storm in the state’s worst-case model. The county’s Risk Category II wind layer returns 164 mph there, inside the wind-borne debris region the Florida Building Commission describes as starting at 140 mph (Commission report, December 15, 2024), so replacement windows and doors must be impact-rated or protected.
Irma in 2017 was the wind event: the Collier EOC station about a mile south of the clubhouse recorded a 122 mph gust (NHC Irma report). Ian in 2022 was the surge event, covering “almost all of Collier County south/west of Tamiami Trail/US 41” (NWS Ian summary); Naples Lakes is north and east of US 41, and no official report we found places Ian’s surge inside it. Milton in 2024 brought a 59 mph gust (NHC Milton report). OpenFEMA claims data for the surrounding block groups shows no claim tied to a 1999 to 2004 building, a circumstantial sign only.
The Lake Arrowhead association insures the building structure; each owner carries an HO-6 for interior, contents, liability and loss assessments, with the line drawn in the condominium declarations. The master policy’s carrier, premium and windstorm deductible are not public; they are in the association’s budget and insurance schedule, and a named-storm deductible is shared by owners through an assessment. In Zone X, federal law does not require flood insurance, though a lender may. Collier County’s CRS Class 5 gives eligible NFIP policies a 25% discount (FEMA CRS list, April 2026), and Citizens’ flood requirement that reaches all Citizens single-family policies on January 1, 2027 exempts HO-6 policies (Citizens flood page). We found no published notice of commencement, re-roof, window replacement or concrete project for any Lake Arrowhead building in the sources read, and we do not infer that none exists. Search Collier building permits by each Winged Foot street number from the county’s building division pages, and notices of commencement in the Collier Clerk’s official records search under the association’s name and “Lake Arrowhead,” because neither will say “Naples Lakes.” The association’s reserve schedule and minutes are the fastest route to the same answer.
